Hanover Rice Village

The leasing staff, while nice, is incredibly unresponsive and disorganized, making even basic communication a hassle. The common areas and gym are neglected, and the units themselves feel outdated, with old appliances that don’t justify the premium rent.Maintenance is severely understaffed, with only three people for the entire building—one of whom is completely unhelpful and dismissive of resident concerns. The package room is absurdly small, making it a nightmare to find deliveries, and one of the trash chutes has been broken for weeks, with a zip tie serving as a makeshift handle—an embarrassing example of the lack of upkeep. To make matters worse, the hallways regularly have a funky smell, which just adds to the overall lack of cleanliness and attention to detail.The gym is another major issue. Not only is the equipment constantly down, but it’s also outdated and far too small for a building of this size. For what residents are paying, you’d expect a much better fitness facility, yet management continues to neglect it.On top of that, security is nonexistent. The parking garage gates are regularly broken, leaving residents vulnerable, yet management does nothing to address the issue. Given the high cost of living here, you’d expect at least basic safety measures to be in place.To make matters worse, the building seems to prioritize corporate leasing over actual residents, which only adds to the feeling that they care more about making a quick profit than maintaining a decent living experience.The only things this building has going for it are the location, the relative quiet, and the pool (the only amenity they seem to maintain). Otherwise, Hanover is just printing money, charging premium rents while making minimal investments in the building.The only reason I can see why they have so many positive reviews is that they seem to pay off tenants to write them. If you’re considering moving here, don’t be fooled by the high ratings—look at the real complaints, because they paint a much more accurate picture.

I lived here from 2022 to 2023, and it was by far my best experience in Houston. The area is fantastic, with a wide variety of restaurants, and the neighborhood’s walkability truly makes it worth the price. The leasing office staff was always friendly and ready to assist with any questions or concerns I had.

I recently had an exceptional experience at Hanover Rice Village, a beautiful property. Mr. Gerard Stone, Leasing Manager, answered my initial telephone call. His professionalism was impressive; he was informative, thorough, and approachable throughout the viewing information session and rental leasing process. My greatest appreciation to Property Manager Samantha, who was equally welcoming, professional and approachable. I am genuinely excited about my new home and value the outstanding service I received, which significantly impacted my decision to become a future resident!

We had rented short term twice and decided to rent full time at Hanover Rice Village last December. Living as a senior in this area is fantastic as Rice Village such a walkable small little town. We have family in West U and have found several other grandparents living here to be close to their families as well. There is a diverse group of families and young professionals living here with mutual respect for each other.The management and maintenance team here has been fantastic since we first rented, but since the arrival of Samantha de Vries as the building manager, things are even better. Samantha has a professional yet thoughtful demeanor and is never too busy to listen to any concern or help in any way. Even questions that are not urgent get handled immediately. We are so fortunate to have Samantha and to have chosen this as our home.

I cannot rave enough about the team here! Jason & Deja are so delightful to work with! Very knowledgeable, warm and welcoming every time I see them. The community is absolutely stunning as well and in a great location. 20/10 would recommend!

I had a truly amazing experience with Jason at Hanover Rice Village. He was very informative and knowledgable about the property while pleasant to talk to. Hanover Rice Village was super nice and felt like I was walking into my own home with the welcoming experience I had.

I lived at the Hanover Rice Village for almost two years. The location is great, maintenance is very quick, and the noise isnt terrible (unless you face the restaurant courtyard). However, my move-out process was abysmal. After moving out I received a damaged floorboards charge for $424. The only picture attached to the document was of 2 damaged floorboards (shown below), which were quoted to be $27.46 per floorboard on the move-out documents. I reached out by email and phone but despite being promised call backs by multiple people, I received no response. I finally reached the manager with authority after weeks of calls and was told that she did not have any further documentation of the damages, no information on the calculation of the charges, and would have to confer with the head of maintenance to find out why there were charges for an additional $369.08 on my move-out documents. I am still waiting for a response. I have also attached are pictures to show how spotless the apartment was when I moved out. I really enjoyed living here, but be very careful when you move out.UPDATE: The $424 charge is apparently the minimum for doing work on the floorboards. I was not able to obtain an itemized receipt, but they charge for a minimum of 5 hours of labor and insist that every floorboard around the damaged ones must be replaced as well. Good luck to the current residents .

I often remark that I feel like Im living at a resort. and thank my lucky stars that I have the privilege of living here. The exterior is visually pleasing to the eye in so many ways. Landscaping is lush and impeccably manicured throughout the year; not just in the growing season.* I have been a resident for close to 7 years.and can attest to the consistency of the management teams to make Hanover Rice Village the best place to live in Houston! Bar none!** COMMUNITY: The present property-community manager has taken us to a new level in building community. Rebecca is personally invested in making social events extraordinary; from a crawfish boil to sumptuous breakfasts with pancakes, waffles, sausage, fruit, juices, etc. The community now has a book club and film club that Rebecca sponsored and encouraged. I feel I now have neighbors rather than fellow residents.*As a value proposition, please consider adding together [1] the location (probably the most walkable neighborhood with over 35 restaurants, nightlife and many more services within a few blocks) and [2] the beauty and quality of the entire building before dismissing the rental rates as being too high. Rents are NOT too high! They are competitive and reasonable for such a gorgeous living environment smack dab in the enviable Rice Village area.* Continuous maintenance and painting refreshing point to managements commitment to making this community looking like the day it was opened and even better. This is saying something as movers are really hard on the hallways and carpets. The upgrading and maintenance of the property is continuously being improved. Paint is refreshed inside on a regular basis, hallway carpets are repaired or replaced before they start showing wear and tear. Poolside railings and gates recently had a fresh coat of paint, new pool furniture is ready for the summer, the improvements and refreshing just keep coming.*In addition to maintenance, property manager, Rebecca, has greatly enhanced the beauty of the public areas. Rebecca, arranged for the replacement of some of the original furniture and decorative arts that were looking a bit tired. Now everything is sparkling and pleasing to the eye and the soul. And get this, chandeliers in the lobby areas were upgraded. Who ever heard of a property replacing original chandelier lighting? This shows that corporate Hanover puts their money where their mouth is when it comes to providing a superb visual experience for their residents. Now lets talk about “daily” maintenance. It is almost impossible to find a finger print on the glass doors, the elevator walls, anywhere.* Management takes security very seriously and is extremely proactive. The property is tightly secured and monitored. Elevators and all entry doors require fobs outside of business hours. A significant capital investment was just made to install a state-of-the-art gate for the parking garage. This is the latest in a string of many security enhancements that have been made over time to make our community even safer.** This must be the best location in town to live. Over 35 restaurants within a five block area. Lots of shopping, nightlife, continuous additions and improvements in restaurants (upscale wine bar-restaurant, California sandwich and salad experience, and many services are in the same area. Museums, Rice University and other cultural spots are within a very walkable two miles area. Urban living at its best!* I am very grateful to call Hanover Rice Village my home.

Lived her for almost three years now. Cant say enough good things about the staff here from Samantha, Karla, Linda, Iqra, and Jason. They always keep us informed so that we have a great experience here on a daily basis. The maintenance staff is awesome. Any problems or issues you have, and they are on it quickly and efficiently. The buildings quiet, the neighbors are respectful, and you cant beat the food options surrounding the building. The pool area is always clean and again, the staff is just always there to help you with whatever you need. You cant beat this place. Best complex in the city.

WOW! I love this place! The property has so much character, every resident I speak to loves it, and the leasing staff and maintenance people who help are always beyond friendly! Also, a huge shoutout to Ms. Gomez in Leasing! She is so kind, charismatic, knowledgeable, and really emphasized all of the beauties and nuances of the property when I was touring. On top of knowing and connecting with literally every resident we came across, she answered all of my questions easily and really went above and beyond my expectations!If you are considering a new residence, please keep this property in mind! I am satisfied with just about everything here. Both staff and residents are kind and joyful, and my quality of life here has been wonderful. The building has a convenient gym room, timely services, and a wonderful pool/lounge area. The buildings location also allows me to by foot frequent a variety of coffee shops, restaurants, and lounges.

I have only lived here for a week but truly cannot recommend it enough! The building is beautiful and in THE prime location in Rice Village- walking distance to endless shops and restaurants. It is extremely well-maintained, very clean, and feels safe. The building amenities, including the pool and courtyards, are wonderful! Also, the staff are SO kind, responsive, helpful, and welcoming! Erin, Iqra, Dylan, and Trey respond to e-mails so quickly and are always around- and smiling! They also hold frequent events for residents, which is a really nice touch. This is by far the friendliest apartment complex I’ve lived in, and I am so happy with my decision to move here!

Im not sure where to even start with this review. I would first like to mention that any attempts to remove my genuine review (which I know is common with this place) will be met with swift legal action, as I was a tenant here for almost 4 years and recently moved out. This is an honest testimonial of my experience with this outdated, poorly managed apartment complex.When first moving in during COVID-19 times, my experience was overall okay. I moved here to be close to Rice University, in which I am now an alumni. I had very little experience renting at the time and thought all the damaged, outdated appliances and horrible gym were typical of apartment complexes. However, as the years went on, I found out from hearsay that other apartment complexes actually have a buzz-up system that works, a reasonably sized package room, and washer+dryers that would not rip holes into my clothes. Hanover Rice Village has NONE of these. Their gym has very little equipment and you can barely get a full body workout in without heading to the gym across the street. Their package room is always stuffed to the brim, with very little organization. When organization does happen, it is a single front desk staff spending over an hour in there mid-day, blocking residents from reaching their packages easily. Their front office staff never responds to emails, except when you threaten to call or go down to talk with them. If you try to call, you are directed to a call-person no matter the time of day and no matter if the front staff is literally downstairs, in the office. The call-person tells you that youll get a call back, which comes more than 1 day later at horribly inconvenient times.Additionally, I had two separate cars broken into on two separate occasions while parking in Hanover Rice Villages parking garage. The first time, dozens of cars were broken into, including mine. Both my driver and passenger windows were cracked and instead of offering their residents any financial support, they simply call and encourage us to use an affiliated company to fix our windows, out of our own pocket. The second time, I had just gotten a new car, and over ONE HUNDRED cars were broken into. My windows, once again, were cracked. And just like last time, they employ staff to call us offering an affiliated company for us to pay ourselves, to get our windows fixed. Let me remind everyone that Hanover Rice Village promised a safe, secure place to park our cars. I was parked on the 3rd floor and my car still was not safe. This was because they took weeks to fix the garage door and employed an unreliable security company to guard the front gate. They employed a single security guard who was always on his phone, walking around, and basically doing anything other than watching who goes into the parking garage. It might have even been an inside job, because how were over 100 cars hit in one night, when there was a security guard on duty?? Absolutely disgusting and ridiculous actions throughout this entire situation from Hanover Rice Villages management.They are now attempting to charge us for over $1000 in damages after leaving, because they had to replace the carpet and stove top. The damage they are claiming I left is wear and tear, which inevitably increases with the length of time a tenant lives there. After 4 years, there will indeed be more wear and tear, but that does not legally constitute any charges for us. They simply want residents moving out to pay for their renovations and upgrades that we never got to enjoy. Absolutely not.Do NOT live here. Go to Hanover Southhampton (though I have not heard the best things about Hanover company in general) or look around the Rice Village area. This place is absolutely horrible. Were at a new complex in a different city and WOW the difference is massive. To actually have appliances that work and staff that answers emails is a huge game-changer. If you care about living comfortably, dont live here.(Google limits character count. The rest of my review will be added on other review pages for HRV).

Weve lived at Hanover Rice Village for 18 months and have had a great experience. If needed, maintenance arrives almost immediately and is always courteous. The amenities are well cared for. The staff is sweet and always going out of their way to plan special events, show resident appreciation and care. Location cant be beat, a truly walkable experience that we didnt think wed find in Houston.

Can’t say enough good things about Hanover Rice Village! Have been here for the past two years after moving from the northeast and have no complaints. The staff is extremely responsive, friendly and professional. The amenities are well maintained and the community is generally low key (lots of working professionals, young families and retired adults). The units themselves are really nice too with high ceilings and spacious layouts.The area is also unbeatable — super walkable and convenient to anything you’d need on a day to day basis.

Being on the short term housing side, we really depend on the on site team to continue to go above and beyond and Hanover Rice Village is truly the “Dream Team” as our guests who stay during some of the most critical and time sensitive stays there constantly rave about how punctual the maintenence team is! Your fast action to taking care of all emergencies the same day is highly appreciated. Juan and the entire team at Hanover thank you for all that you do.

Five star review! I moved in a few weeks ago and the staff has been AMAZING! It was a short notice move and had to buy EVERYTHING brand new. The staff helped me with ALL my boxes getting to my unit and even hauled my trash and let me concentrate on getting things setup. I havent lived in an apartment in over 20 years. I told myself, just one year and I can find another house. Now, Im thinking Ill stay a little longer. Great location! I feel safe! Neighbors are great! The place is so quiet! I havent had to use my sleep earplugs or white noise machine! Highly recommend this property! Thank you all soo soo much for the amazing help while I start over!

Wanted to give a 5 star shout out to two staff at Hanover. Karla and Trey both provided excellent customer service helping me resolve an issue. They acknowledged my issue, problem solved to help me fix it and were very responsive with correspondence. It’s this type of consideration and customer service that makes me happy to live here and I would recommend it others :)

Hanover Rice Village - All I have to say about this apartment community is that its simply amazing (Perfect location & great Amenities). The staff is very professional and friendly, and Management is top notch and very accommodating. Leasing agent Iqra - she is awesome and very professional, not only she took her time to listen to my needs but also showed me the available units that catered the best to my family needs.As soon as I stepped inside their office I felt right at home. Came to tour with my partner and we absolutely love this complex. Everything was so clean and beautiful but most of all, our experience with the rep that showed us around, Dylan was amazing. He was so friendly and patient and answered all of our questions. The apartments are gorgeous and spacious and the amenities speak for themselves. I really wish we could’ve signed here but we ended up choosing a different place because of my partner’s job location but I would recommend the Hanover to anyone looking for a luxe apartment.

The apartments are clean and well maintained. The location is great and a central location to many fun places. The staff member, Karla was kind and answers all of my questions. She took the time to show me all of the apartment features. I recommend these apartments to anyone who wants a great place to live.

You can walk from your apartment and be on a machine or in the pool @24 Hour Fitness in 3 minutes. You can walk to some of the best restaurants in Houston. You may wonder if its loud - not at all. The parking garage functions very well...the doors open rapidly and youre outta here. The tenants are kind and polite. Some have pets but they are well managed. They have freight elevators and truck parking in the back for movers...no problem. I personally dealt with staff members Courtnee , Erin, Dylan and Karla. They were all well trained, professional and knowledgeable. Everything is on the portal and they monitor it continuously. I had a very minor punch out list on move in day and they were all over it. This place is clean, has a good look, and gives you a feeling of pride when you have guests over. Best to all in your search. Kindest regards.

I looked into the Hanover Rice Village in the event my husband would be transferred in his job. The facility was so impressive; it was clean and safe. The staff member that helped us, Karla was knowledgeable, kind, professional, and made us feel right at home! I couldn’t ask for a better experience!

Karla Gomez was exceptional tonight. I go to 24hr Fitness across the street and my purse was stolen out of my locked car with my laptop and cell phone cord inside. The gym called police but they never showed up. I tried all day finding a charger without luck. I stopped in and Karla was gracious enough to give me hers! I had asked for help everywhere...staff at the gym, church, gas station...I had no ability to pay because they had stolen all my money. So desperation and 5% battery was on the down hill slide into chaos. Karla saved the day! Ive served people in ministry and business for over 30 years and its the simple, unrequired personal acts of kindness, that changes someones day, saves them from the brink of meltdown, and puts a smile on their face. Thank you Karla for doing what no one else would do without agenda and manipulation. Im honored.

Such a beautiful apartment building! I fell in love with all the small touches, the amenities the different floor plans. But most importantly Trey and the rest of the leasing staff were amazing, they were thorough and patient with me throughout the whole leasing process. You won’t regret living here :)

Phenomenal service and living spaces! One of my family members lives here and always raves about how well the Hanover runs this building. They love how fast Hanover responds if maintenance is needed, how they keep spaces incredibly clean, and how nice the leasing office employees are! Every time I visit them, I’m convinced even more that this is the right place to live!

Great location. Nice staff. It’s an old building with maintenance issues. The package room is a mess. They no longer pay for recycling services. When you want to rent an amenity, you will find that it is blocked from resident use so they can tour potential renters. The pool is not heated and there are lots of mosquitos.And in update: dirty water from the AC unit has flooded my bathroom for a second time. Unless you want all of your belonging molded and your toothbrush covered in drip pan water- don’t move here!!!

I toured these apartments over the weekend and absolutely fell in love. Iqra, was amazing! She made me feel at home right away her compassion and knowledge was so refreshing after touring other communities in the area. The community was beautiful and clean and I loved how open the floor plans were.

I was in town for 2 days to look at apartments in the area. Without having an appointment, I walked into the office and was immediately greeted by Luke. He made us feel welcomed and like he was genuinely glad we were there.The community itself has incredible amenities with an enormous resort pool deck, a movie theatre, and several lounges and attached to the first floor of the building are coffee and wine cafes , restaurants, and shopping.However, Luke was the star of the show. He was very knowledgeable about the community, the apartments, and the resident experience at Hanover Rice Village. He clearly loves the community and his job and it shows. If you are considering visiting, you should definitely request Luke.

If you are looking for Great Customer Service and a luxurious place to be treated at this is the go to place. I personally had a fantastic time there and the wonderful ladies upfront Erin and Iqra gave a fantastic tour at the beginning and really showed us around to their Massive swimming pool and the beautiful courtyard. Hanover has a fantastic community where everyone was so very polite and welcoming aswell.

Beautiful community and top notch customer service at Hanover Rice Village. I recently toured the place and I couldnt be more pleased with the experience. From start to finish, Ms.Iqra was professional, helpful, and attentive to my needs. The process was splendid, and I felt like she genuinely cared to find the right place for me to call home.

Today was such a great example of the great facilities, staff and community here at Rice Village Hanover. I accidentally dropped my keys in a space in front of the elevator door, all the way down, and everyone was so kind and helpful. A few of the residents made helpful suggestions, the front office staff was super ready and on standby to make new key copies, and Juan from the maintenance team was the ultimate hero, as he was able to create an innovative tool with a magnet to recover them. Throughout my 2+ years here, this level of customer service and community has always been the norm. Even regular maintenance requests get fixed super promptly, so often within the hour! The facilities are beautiful, before todays event I had just enjoyed a quick lunch break by the pool, and all the residents are respectful and kind. Just love it here!

I am starting my sixth year at Hanover Rice Village. The complex is in a great location - very walkable. The building and the landscaping are lovely and well-maintained. The office personnel and the maintenance personnel are friendly, professional, and courteous. There are organized activities for the residents (we played Bingo tonight - Fun!). Hanover Rice Village is a great place to live!

The apartments are really nice and I really appreciate all of the amenities. The gym is honesly my favorite part. I also like that there are so many restaurants near by. I was helped by a girl with green eyes, I think her name was Karla. She answered all my questions well and was very nice

The best pace to live in the Rice Village area. Been for 2 years here and It was the best choice that me and my husband made. Also Luca ( our little puppy) was happy. I have lived in the Hanover at Rice Village complex for almost 3 weeks now. It has been an all around great experience thus far with no complaints. I had some troubles with my garage door tag and I let the leasing office know and they fixed it immediately. The unit was in great condition when I moved in. Overall the complex is very clean and manicured. I feel incredibly safe in the building and in the parking structure. The leasing office helped me a lot with setting up the app to receive notification of package arrivals. Joseph in the leasing office has been super kind, gave me the warmest welcome whenI arrived and is always available to help with anything and everything! Donya was wonderful to work with during my unit search and is also always available to help in any way!I have not experienced any negative aspect of this apartment complex and its employees.100% would recommend!

If you have not been to the Hanover Rice Village take this as your sign! I met with Trey and he was absolutely amazing. The property is beautiful and has fast access to the Fwy which is so convenient for my morning commutes. Definitely recommend this community.

Ryan Harris gave an excellent tour, he showed us all of the amenities, had thoughtful input on a selectionof apartments.He answered all of our questions with expertise and we didnt feel pressured to jump into a contract. (I am likely a couple months out from leasing)The tour felt efficient, but not rushed we were able to see several floor plans in a timely manner. Great service!

Amazing service! Mo and Trey were ana amazing help when moving all my stuff up to my apartment. The staff is courteous, always available, and quick to act when needed. I love my choice to move in here and they have made the moving situation much less of a hassle.

I am very happy to stay in Hanover Rice Village. I chose to live here because the agent Patrick was very friendly, kind and enthusiastic when he show us around the apartment. In addition, he patiently answered many of my questions with smiley. On the day of moving in, Patrick even helped very enthusiastically to carry our large luggage to my unit. Because Patricks service is excellent, so I decided to live here. This apartment is well managed, safe, quiet, and the residents are very kind. Recommend this apartment.

I have been taking care of clients and their dogs at this property since July of 2020 and the leasing office staff is amazing! I’ve gotten to know each one of them over time and feel as if they are close friends of mine. They are always so kind, ask how I’m doing and get me whatever I need with a smile on their face. They know most of their tenants by name and try to take care of any problems with haste and efficiency. I would live at this property in a heartbeat, knowing I’d be personally taken care of by the amazing staff who work here!

My experience living at the Hanover thus far has been nothing short of wonderful. The building itself and its amenities are absolutely beautiful especially the pool and outdoor area. The common areas and hallways are always kept spotless. Parking is a breeze, since there are plenty of spaces available. As for my apartment, it is airy, modern and practically brand new. I could not be happier with the space.The location is ideal as the surrounding area of Rice Village is filled with shops and restaurants that always seem to be bustling with people. Additionally, the staff is an absolute pleasure to work with. They are courteous, professional and extremely helpful. I moved to Houston from New York City and the relocation could not have been any more seamless thanks to the incredible people at the Hanover. The experiences Ive had with the maintenance team have also been great. Anytime Ive submitted a question or request, they have responded or resolved the issue within the day. I am very satisfied and plan to live here for at least the next few years.

Hanover Rice Village is an amazing little community with a lot great facilities. There are great cafes and restaurants right around the buildings, which gives it a lively urban feel every day of the week. The facilities are also magnificent as you can go by the pool whenever you want, or organize events at the resident lounges, as well as access to its own gym.I live by myself and feel very safe all the time.The people working at the leasing office are also wonderful! They are very kind and will provide all the information you need when you just step into the office and ask.Meagan, especially has been greatly helpful for me. She was great in terms of communicating with me and helping out in the initial renting process while I was living in another State. She provided me with very detailed information and was available all the time, which was a big help. She also walked me through all the steps which facilitated the process. All the minor problems in the apartment were also fixed even before I moved in, which shows a great communication between the leasing office and the maintenance team in terms of providing the residents a very happy and comfortable living environment.Meagan is also a very sweet person in the sense she will try to help you out with things that arent just her responsibilities in terms of leasing. I was away for a long time and my plant needed to be watered, I was very comfortable asking her if she could help me out with that, even though I new it wasnt her responsibility. She was more than happy to help me and this is also why I feel like the Hanover is more of a community in terms of people who work in the Leasing Office and residents.

Great location and wonderful amenities. The leasing staff were incredible. Meagan Shumate and Marcus Storey were very helpful, friendly, and professional. I was trying to decide between Hanover Rice Village and the high rise across the street and when I visited for a tour both Meghan and Marcus went above and beyond to answer questions, looked for options that suited what I was looking for, and worked hard to find the right unit that matched my needs. They did it with a level of professionalism and friendliness that remains unmatched. I am happy I decided to lease here.

I’ve lived here for 6 months at this time and there is good, bad, and ugly.Good: location, amenities, and the interior of the apartment are nice. I’ve yet to have any bug issues so that’s always a big plus with apartment living. I do feel that the complex is clean and there isn’t trash laying around. Staff is nice, but I do get the perception that they’re more interested in new business rather than retaining/servicing current residents.Bad: anytime you call the complex you get a call center. This can be a bit annoying when you really need to talk to someone at the front desk. The new key fob system they implemented over the past month is a nuisance. It’s an attempt to be more secure, but I don’t feel like anything was improved since switching to the new gate/fob system.Ugly: CAR BREAK INS. This past weekend there were over 100 cars broken into in the parking garage. Mind you this is with a security guard and a gate system at the bottom of the parking garage. It’s amazing how this even happens, but the fact that there is supposed to be a security guard watching the parking garage makes this even more incomprehensible. Management doesn’t want to take any responsibility for this either.Overall: This is an okay place to live. It definitely could be worse, but for the price it should be much better. Just a recommendation for management, put more cameras in the parking garage besides the ones at the entrance.

He has helped every step of the way and helped make the process as seamless as possible, Patrick is great too and has been very helpful along the way. We moved to our apartment here in August 2020 and love it. Patrick showed us apartments in couple of occasions until we found one that met our needs. He also helped us by keeping an eye on the storage units becoming available. He is really an enthusiastic and helpful person to have around Hanover ! I was lucky to call this place home for 4 years. Over my time here, the building went through a couple of managers. The current manager, Crystal Egan, is an example of how big of a difference having a great property manager can make. She is always professional, effective, and goes above and beyond to help. Hanover Rice Village was always a nice place to live but it went through a tremendous change for the better under Crystals management. Would definitely recommend to anyone looking for a great place to live in Houston.

The Rice Village property and amenities are beautiful and impeccably maintained. Patrick showed us the property last week. He made us feel comfortable and welcome from the start. First off, let me just tell you, I am a really picky/selective/scrutinizing customer, especially when it comes to finding just the right place to live, however.....This property, and their staff, are world class! It reminds me more of a sophisticated high rise, than your average, everyday apartment bldg. After spending time with the Hanover Manager/Agent, Elizabeth Baxter, on three separate visits, I feel like Im dealing with a highly talented, high end Real Estate Broker, which makes the entire experience a breath of fresh air, compared to my experiences in the past with other properties/agents. She has gone above and beyond what Ive ever been used to, in working to find me just the right residence. Never overbearing, or pushy, she strikes just the right balance, when working with me, and has always worked to accommodate me, regarding any questions, or requests that I have. In other words, a consummate professional! Im not yet a resident, but Elizabeth has been patient, and has not stopped her efforts in helping me find just the right fit. This property is one of the most professionally run residential buildings Ive ever dealt with. All of the staff have been great, and the gentleman at the front desk, Tony, has also been very kind, helpful, and above all, professional. Five stars all around to the staff, the property, and lastly whoever decided to hire these great people!! Safety concerns: Looks like beautiful resort living, the staff jump to attention wearing their sleek black outfits when one enters the property, hip music playing in the background. But the flashy looks are deceiving, cheap cabinets and even cheaper appliances, poor guest access and no trash pickup. For my nearly $2,600/month rent I have a long hike to the other end of the property to drop trash in the chute. Recycling is in the same area but only on the first floor. Recent changes are making guest access a safety concern and very inconvenient. Guests cannot be buzzed in. You must go down to the main entrance of the garage and escort them up using your own fob to open the gate, drive up to the 6th floor of the garage to park in the sun, then ride back down with them to exit using the fob. This is a safety concern if Im sick and need someone to bring anything when the office isnt open Im just stuck. The big glass doors with chrome handles at the main entrance are disgusting, always covered with grime and smudges making me want gloves to touch them.With all of the available technology instead of having us carry a large fob the size of my car fob everywhere we go on the property, why cant they put all the access into a secure app for my phone? Actually the front gate has been broken for over a month with a security guard sitting out front because of these changes. My concerns are not heard and I find it hard to believe with several hundred people living in this building that no one else is complaining. My unit is quiet, great view, with more than two dozen restaurants and shopping within a 5 minute walk. They almost have it right, and with a few simple changes this could be a great place but right now I am not happy at all. Oh, and with all of the security we still have cars, bicycles etc stolen out of this supposedly secure parking garage. Kids get in the building from the neighborhood and run the halls even getting on the roof with water balloons.

So I am looking for a place for my elderly parents that still want freedom but not alot of responsibility of home owning. Erin was our host and she was awesome. She showed everything that was IMPORTANT to us not just fluff. It was nice she was genuinely concerned about what we needed and wanted for our parents. Although it did not fit all our needs, Erin was amazing. I will refer my friends who are looking to Erin for sure.

A decent & well-functional apartment surrounded by lots of restaurants and quiet & beautiful environment. Most important of all, the management team , especially Patrick, is friendly and responsible. I have lived at Hanover Rice Village for 4 months now and I couldn’t be happier with my new home! Relocating from out of town is always nerve racking, but the Hanover team made the move as stress free as a move can be. The prime location has made my transition so easy with so many restaurants within walking distance in Rice Village... there are several great restaurants, a coffee cafe, and even a spa just below me on the bottom floor of the building!The property is always clean and well kept, inside and out. During these interesting times, having access to a fantastic pool and well equipped gym has made my “extended staycation” much more bearable. I look forward to being able to use the theater and other sometimes soon. I don’t mind staying at home so much in such a nice apartment that has real wood flooring (I love it!!!), stainless appliances, awesome natural lighting, TWO walk in closets and a spa like bathroom with a separate stand up shower and garden tub - something I had trouble finding in a one bedroom apartment.I can’t boast enough about My new home. Thank you Hanover Rice Village and thank you Houston for welcoming me with open arms!

Great location close to the Medical Center, shopping, tree-lined boulevards, restaurants and running trails. The apartments were clean, well maintained,bright with natural light, and the hallways fresh smelling. The community spaces were also the same and very luxurious. I felt like the pool area could have been in some fancy hotel. The management staff was beyond professional! They went to great lengths to be flexible and help with details. They were considerate beyond expectations and really demonstrated their desire to provide assistance. Thank you everybody...y’all should feel good about what you do!

Hanover Rice Village is a great place to live. It is in walking distance of a lot of different shops and restaurants and is centrally located in Houston. The staff is also awesome. When my lease was up and I hadn’t found the house I wanted yet, Melanie went above and beyond to make sure I found the right apartment in the building that also stayed within my budget. Mary has also been extremely accommodating and understanding of all my concerns. Melanie stayed late to show me an apartment that she thought would work for me and sure enough it was perfect. I am very happy with all the help and with the way I have been treated throughout the entire process. Thanks again to the entire Hanover family for all the help!

It is great to be right in the middle of Rice Village and be able to walk to restaurants/bars, shops, and more. It is so nice to just say: where do I want to go tonight? and walk out the door and be there in 2 minutes without getting in my car.Patrick was my leasing agent and made it incredible easy to move in. In addition, any and all of the leasing agents stay connected with your after moving in to help with any questions, repairs (rare) or other needs. Lots of amenities here and you feel like you are staying in a resort hotel. Great pool, gardens, open spaces near the restaurants out back, and most importantly, a very efficient and CLEAN gym where people actually mask up (except when are cardio equipment). Secure bike racks in the parking garage. And, I feel very safe here as access to the building is limited. Disinfectant by elevators and near trash chutes. It is rare to see anyone without a mask in the hallways or anywhere else.Wish I had moved here sooner!

After a horrible experience at a nearby complex Hanover is the dream! Everything is taken care of promptly, the staff are courteous and responsive. Amenities are amazing. The whole establishment is top notch! Not to mention in the best possible neighborhood!!

I went to tour Hanover Rice Village for the 2nd time today because I’m apartment shopping and I have a billion questions and my leasing agent Erin was super helpful, knowledgeable, professional and most importantly patient! I came to this location by accident. This location is the sister property to where I needed to be. I had to conduct a housing survey with a particular residence. Though I wasnt a resident or a prospect. I just wanted to state how nice the front office lobby was. But to be expected the attitudes of the residents there wasnt great. A few were okay but most were very snobby. Besides that the office manager who came out to help me. She was very pleasant. This nice lady even tried to help me find the correct property (though I was still unsuccessful). I dont remember her name but I just wanted to say thanks. I appreciate her not judging or looking down at me. Regardless of how I looked she still showed me the upmost respect. The line of work I do we dont have to dress up. I like being comfortable.

Pros - Beautiful property, great location amidst restaurants and bars, gorgeous pool area! The apartment units themselves are modern, airy and nice. Great lobby and amenities as well. The staff is wonderful and very helpful! In particular, Meagan is very helpful and friendly and has not only assisted me with apartment related needs in an expeditious manner, but also goes out of her way to serve as a concierge in making recommendations on a variety of things around town.Cons - after hours pool use by some very noisy people occasionally. Rent prices are pretty high and keep getting higher every year in spite of newer properties in the vicinity that charge lower rents. Hanover Rice Village should do some market research on what the competitive rental prices are and stay in line with the market to retain long-term tenants and attract new residents.Taking one star off due to high rent, but great property otherwise in a fantastic location. Definitely a good place to land if youre new to Houston.

The staff at Hanover has been incredibly helpful and made moving to a new city and state more comfortable that I could have ever hoped for. The property is gorgeous and being right here in the middle of Rice Village has been a perfect experience. The courtyard has been my favorite feature because the constant activity and the seemingly assumed meeting place for many people in the neighborhood. Visited Hanover Rice Village in January with some California relocation clients. They fell in love with the location, amazing amenities and lobby. The pool area with the canary date palms made them feel like their California haven. The leasing agent, Ryan was amazing and went above and beyond and my clients adored him. Was the only agent that followed up with us after our 3 day apartment search. Hanover rocks!

I tagged along with my boyfriend while he was looking for a place and now I think I want one for myself! This property is amazingly beautiful and I love the movie theater. Heaven helped us and was so excited about him moving in I wanted to thank her for the positive energy. Very clean and polished in every way. We have lived here for about a year and loved it! The staff is friendly and helpful and even though this is a large complex they know everyone by name (they even know our dog’s name). The premises are always clean and well-kept and the neighbors are polite and quiet. People definitely enjoy the courtyard and pool but it doesn’t get loud or carry on into the night. Maintenance requests are taken care of quickly when they arise. The security is also a huge plus at this apartment. You never see gates and doors being left unlocked or open like you do at other complexes. Overall we have absolutely loved it here and are very sad to be moving! If you want a beautiful place to call home in a safe but fun neighborhood this is the BEST option you’ll find.

So far have had a great experience with the front desk and maintenance staff. I had an orchid delivery and Nicole patiently watered it for almost 2 weeks until I was able to have it picked up. Have also had prompt attention to maintenance issues as well. Love the area - very walkable and tons of restaurants and service providers (spas, cleaners, etc). One note, the pool area should be sprayed for mosquitos more often, the pool is beautiful but the bugs make it practically unusable.

I have lived at the Hanover in Rice Village since it has opened and have had a wonderful experience. Star, Mary, and Jonathan in the leasing office are an excellent administrative team and ensure the facilities are kept to the highest standard and the residents are happy. The few problems I have had throughout the years were always resolved promptly and professionally. The surrounding area is one of the best places to live in Houston.

We were treated in a professional manner by Ms. Donya. She was very accommodating and kept in touch with us the throughout the whole process. Incredible location, right in the heart of Rice Village! A close walk to everything you could need. Rebecca the Property Manager was very friendly and gave us great recommendations on how to get around and the best places to eat and shop. The apartment complex is very beautiful, safe and clean. I’ve been living here for the past three months and this place is amazing. The apartment is sunny and spacious. It comes with fully equipped kitchen and plenty of storage space.The amenities are great too, resort style swimming pool, theatre room, fitness centre and meeting room.The location is excellent! I go to Rice University and Hanover is conveniently located minutes walk from school and to all the shops, cafes and restaurants in Rice Village.Best of all, the leasing office. They are very nice and helpful, especially Donya and Nicole. They went above and beyond helping me settle in. I leased the apartment online and Donya has been with me since the start helping me choose the best fit for me.I am very happy at my new home and glad that I chose Hanover Rice Village.

The property was beautiful. There was a million things within walking distance. It seemed like a pretty quiet neighborhood as well. I was helped by Krystal who is always very nice and attentive. Definitely worthy of all 5 stars.

I enjoy living at Hanover Rice Village, what’s not to like right. I like living here not just for the amenities but the maintenance support. The maintenance support at rental properties are often the unsung hero’s. Over the years I’ve lived at Hanover Rice Village I’ve come in contact with Juan Monsivaiz several times. Juan acts quickly to every request, he’s very skillfull, never complains and quite friendly. when Juan is around I feel like I’m with a friend. He says he likes working for Hanover, as I see it both are fortunate.

I recently moved from the Northeast to Hanover Rice Village. I have been VERY impressed with the staff and the property since my move. Megan S (my leasing agent) has been tremendous and incredibly helpful during my relocation to Texas. Friendly and smart she has helped me juggle all the facets of the move and answered every question (numerous) I had during the transition making a stressful move a piece of cake! I love the security and the location cannot be better. Walk out the door and you have a ton of options for entertainment, dining , bars, health clubs etc. all within walking distance.

I have lived at Hanover Rice Village for almost 3 years. While I have enjoyed living here I have come in contact with Juan Monsivaiz multiple times who is our maintenance support. I hardly get a request in and hes at our door with a smile and ready to address our request and does it well. When we see him around Hanover he always says hello and everything ok? Hanover is lucky to have him as an employee and ask are we..Hes a true gentleman, hard worker, happy, never complains and no job request is too much.

I looked around for a while before deciding on Hanover Rice Village. I could not be happier with my apartment, the upkeep of the building, the apartment manager, Mary, and all the leasing staffs response to any concerns that I have had. They are all friendly and willing to accommodate the residents. I have had two minor service requests and they were both filled within 1-2 hours. The walkable lifestyle of living in Rice Village is so convenient.

My wife and I have lived in Hanover Rice since December 2016. We actually love our 4th floor apartment as well as the amenities. Hanover Rice is walking distance to great restaurants, parks, museums and sporting events. We love walking and running around Rice University and Herman Park. The weekends are always great hanging out at the beautiful pool. Mary and the staff do an excellent job taking care of all of our needs. If you are looking for an apartment near the medical center we highly recommend stopping in at Hanover Rice.

Moved into the Hanover Rice Village during a home remodel project and may never move out. The place itself is spotless and they cater to every need. The apartments are quiet, ample secure parking, easy access and well appointed. And when you get home from work, there is absolutely no need for a car. You can walk to a number of the citys finest restaurants, fun bars, doctors, hair and nail salons, pharmacy, emergency care and shops. It is also an easy walk to Rice University which I consider one of Houstons best kept secrets for green space, running and relaxing. This has to be Houstons #1 option for apartment life.

I am relocating and acquiring an apartment sight-unseen. It is always stressful, and I have had to do it many times. Erin Eby in the leasing office is FANTASTIC! She was able to answer my MANY questions via email and over the phone, and when she did not have an answer, she directed me to someone who did. She took the time to FaceTime a specific unit with me and worked around my chaotic schedule. Awesome building in a perfect location with a million things to do. The building is beautiful and the support here is key. I had problems with my cable and Victor the head of maintenance and the leasing office team had my back. I had lived at a Hanover property in Dallas 3 years ago, and I needed my lease details in order to move into a new place.To my dismay, the property I lived at before had changed management. It is no longer a Hanover property, and the new management no longer had my files. I called corporate and was left with an automated message. So I thought Id give it a shot and call another Hanover property, one all the way in Houston.Ryan immediately helped me without any hesitation. He set up a ticket for me and found a resolution. In a few hours I had all the documents I needed. Anyone looking to live in this area should know that they will be taken care of.
