I recently had the pleasure of touring Hanover River Oaks, and I was truly impressed by its stunning array of amenities. From the moment I arrived, my tour guide welcomed me with warmth and made the experience both informative and enjoyable. As we walked through the property, they took the time to showcase every feature, even allowing me a brief moment to indulge at a swing of golf, one of the standout offerings.The attention to cleanliness throughout the building was impeccable, and the convenience of valet service for tenants added an extra level of luxury. Additionally, the friendly concierge greeted me with a smile and graciously accommodated my tour without the need for an appointment.While I couldnt find any visible flaws during my visit, its worth noting that the pricing may be on the higher end for some. However, for those with the budget to match, the amenities and overall experience offered by Hanover River Oaks make it undoubtedly worth the investment.

I just moved in and I love this place. Everyone from Sarah who helped me, to Erlin who gave me my keys, Diyone from Angola at the front, the fearless leader Trey, and my leasing manager Regina have made this such a great experience. I’ve been living in Hanover River Oaks since March 17, 2024 to present; I signed an 18 month lease and I’m so happy I did; I’ve had nothing but a great experience; everybody in the management team has been very friendly and accommodating, and the people in the building have been very friendly; Managers like Regina Aquino and others have made it feel like home; I definitely recommend considering Hanover River Oaks, especially since I toured all the other high rises, and I feel like I made the best decision;

My fiancé and I were interested in a one bedroom here, so we went on a tour.Regina gave us the tour and she was friendly, accommodating, and her knowledge on the apartments was extensive and insightful. She gave us a very in depth and thorough tour and honestly made us feel at home already. She also made the effort to really get to know us, what we were looking for in a home and show us everything we were looking for and more.Highly recommend these apartments not only for the awesome service but the spaces and the views from it are gorgeous and the appliances are up to date. The amenities are also so accommodating of pets as well which was really important to us! I’m positive that regardless of who you are, you’ll find what you’re looking for at Hanover.

HRO is in a great central location between downtown and Galleria area. Walking distance to several restaurants, bars, and shops. HEB will be right across the street.The amenities are impressive, especially the equipment and size of the gym. More cabanas would have been nice in the pool area.Just like Hanover Montrose, the common areas are well designed and maintained. However, the materials in the units, such as the woodwork and cabinetry are under par.Moved in April 2020. Concierge was welcoming, but still figuring out essential services - ie how to open the docking station and freight elevator. It seems management has improved after the whole Covid fiasco in the early months.There is still construction going on in some of the higher floors (as of 9/6/20), and two of the four elevators are used for that purpose only. Wait times for elevators are longer than normal as more people are moving in.Overall its been a nice experience.

The Hanover RiverOaks team is AMAZING! They make you feel like family Instantly upon arrival. The property is 5 Stars & the amenities are Breathtaking. We had the pleasure of hosting our Plants & Prosecco event with them and we can’t wait to come back. Also the location & access is great! Check them out.

If you look at the reviews; 90% are of reviews are those touring the property and not actual residents. I moved out over 3 months early and will be paying both rent + mortgage just to leave this complex. (it would have been more money to break the lease Unfortunately and the leasing office did not offer any mediation in terms of re-renting my apt since it is sitting empty). I considered this apt initially because it close to the med center and I got a great deal on the first year of rent. However, things go down hill from there. Very high staff turnover; no one in the office is the same just when I moved in back in March; this makes escalation issues more difficult. The biggest issues where the long elevator wait times (just today a line formed on the first floor where 10+ residents waited 12-15 min for an elevator). This was both ways - coming up and going down. As others have mentioned cockroaches on 9th floor pool deck and ongoing window construction have made living in this community quite the nightmare. As someone who sometimes sleeps during the day for shift work the noise made this near impossible. Pics attached are from water leakage in the ceiling. After coming back multiple times over the course of 4 weeks maintenance did fix the issue but ceiling was never replaced raising the concern for mold issues just due to the large amount of dripping and stagnant water sitting in the ceiling. As someone highly allergic to mold this was the tipping point and hence starting looking for a house. Around this time I started experiencing respiratory symptoms but have no way to say this is correlation vs causation to the water leak issues. I lived at a Hanover property in Fort worth and had a vastly different (positive) experience and wouldve expected the same from this location but alas was not the case. After being a Hanover resident for a collective 3 years would think there would be more compromise concerning re-renting considering all the above issues in general and within my apt.

Living at Hanover River Oaks has been a fantastic experience! The amenities are top-notch, and the staff goes above and beyond to ensure everything runs smoothly. Shoutout to the professional and attentive team – they truly make a difference. Highly recommend!

STAY AWAY!Ive been living here for 4 months, and unfortunately, it’s been a pretty disappointing experience overall. The elevator wait times are extremely long (current record is 45 mins), and the general cleanliness around the apartment area leaves much to be desired, especially with the building currently a construction zone. Management has been unresponsive, and communication is practically nonexistent, making it difficult to stay informed.The designated dog relief areas are also not maintained well, with waste often left around, which is frustrating for pet owners. For the high rent, this place just doesn’t feel worth the money.The one positive I can mention is the concierge team – they’re great and always helpful. But sadly, that’s not enough to outweigh the other issues.

The building is incredible. Feels like a 5-star hotel. Its location is great because there are great restaurants around it. The pool and ammenities are incredible, they have an outdoor gym, and a golf simulator. I will definitely return.

This is an amazing building and the leasing office team does an outstanding job. They have been working hard the last months with a big window change project that was not easy but everything is going well. I definitely recommend this place.

As soon as I walked in, I was given a warm welcome by the front desk. Regina was able to give me a tour even though I didn’t set up an appointment beforehand. She was very professional, informative, and welcoming. This place is definitely worth a look!Update: I’ve loved here for around 2 months now, I can say that, although the building has its issues, the staff have been very helpful in addressing my concerns. I notice some folks that stay here aren’t very friendly to the staff, quite unfortunate since they’re pretty vigilant about resolving issues…

Decent management but PAPER THIN WALLS.. extremely poor sound isolation. You can hear neighbors sneeze. Good luck having peace here. Very poor design. Not worth the rent we pay here.

Moved in recently, and so far so good. The experiences have been good can there be improvements in the building, sure. Before we get to that, let me give a shout out to Genuice*, Daniella (front desk/concierge) and Trey (leasing office). Fantastic individuals who have addressed my needs since move in, and even after asked if there was anything they could do for me. True sense of care and makes the living experience better. They been polite and professional and these three individuals need to be recognized for their efforts and professionalism. Thank you and continue the good work!!As for improvements, the first floor elevator and the elevators themselves need cooling. No free coffee for residents (apparently there was before covid… but now? Still no coffee?) other buildings have this I’m sure Hanover River Oaks can figure this out. Hallways could use some scents and elevators as well.So far good building to live in, coming from a doctor. If you’re looking for a home, considering this as a potential home.

This is a very nice luxury apartment building. The staff is really polite. It’s connected to a well Fargo which and there is so much to do within walking distance in the area.

After getting to the lobby, my fiancé and I were greeted by Regina Aquino. She was welcoming and professional. Tour felt thorough and was a great showcase of the suites and all the amenities.

Hanover has been the best apartment experience! Trey, the manager, has made such a positive impact to the community. The staff is very attentive and respond quickly. You can tell they take great pride in their roles! I’m definitely going to renew my lease when it comes up.

After touring multiple apartments in area, Trey was hands down the best and was very genuine. He answered all my questions, showed me different floor plans and really took the time to go over what I am looking for!!

Concierge is amazing, specially Kevin, he should manage the place - the rest is a travesty, property management company is a huge disappointment.Definitely does not deserve the high rating they currently possess as #1 property management co.I had love for the company once, but this experience at River Oaks was the worst experience in a high-rise by far.All the amenities are tired, unavailable due to construction, destroyed & not replaced, cockroach invested or not maintained properly. Additionally, apartment amenities are dated.Construction project management combined with leasing office communication with the residents is severely lacking, to a point of not integral.The leasing office and management has not shown problem-solving skills, and absolutely do not reflect the type of behavior or skills one expects from a luxury highrise experience - feels like living in a Uni dorm with all rules & no communication to residents BUT for “luxury highrise” pricing, deadbeat amenities & unskilled staff.I had multiple bad experiences with leasing office’s lack transparency & biz ethics, high turnover rate in personnel.Good luck!

I got the apartment a year ago and have never had any issues. Whenever I had any questions and Regina was always kind and attentive to my concerns! Would definitely recommend!

What a beautiful apartment! Regina assisted me with viewing some units for my upcoming move and she was so knowledgeable about to property and neighborhood. She was very professional and helpful. 10/10 experience.

As a heads up - these ratings are falsely elevated since they incentivize people who tour the place to leave 5 star reviews. To start, I love the staff in this building and it is well located. But, it is poorly managed overall. The amenities are often closed and the process of replacing every window in the building has been quite a disturbance (and was poorly handled in our unit including leaving the apartment with stained floors and breaking a furniture piece). The elevators often go down, leading to 10+ minute waits. Despite all of this going on, they increased our rent by about $600 - which is a degree of increase i had never heard of.

I had a lovely experience touring the Hanover today. The property and its amenities are beautiful and the staff is absolutely amazing!! Zeina was my tour guide, and she was very sweet and knowledgeable and answered any questions that I had. Erlin was also very helpful and greeted me with great hospitality upon my arrival. I’m very glad I decided to stop by today!

To HanoverI came to view a one bedroom apt with a friend. I had one of the worst experiences with one of your agent Regina Aquino to be specific. I would have never expected such lack of service and unprofessionalism to come out from an establishment such as yours. Her demeanour is totally unacceptable especially in this day and age. We came in as clients and should be treated us one. We are not there to be judged by her, cut short and rushed out like some type of unwanted stray

Regina is the best. We originally saw her at Hanover park view but she got promoted and rightfully so. She is very helpful and knowledgeable in her work and makes you feel at home. Best service I have received from an individual

I had a fabulous experience working with Samantha, the leasing manager at this property! My situation was unique as I am looking for an apartment for a family member relocating to Houston who is not even exactly sure of their move in date. Not only was Samantha extremely patient and accommodating with my own schedule, but she even allowed me to come back and FaceTime tour my cousin through the complex! Oh, and the apartments are gorgeous, amenities are amazing, and location can’t be beat!

I visited Hanover River Oaks a few weekends back and she was fantastic! After spending the day driving around the city, Angie was a breath of fresh air! She was patient and knowledgeable, she understood my needs and we found the best apartment! The building is already incredible but Angie made it that much better. I toured with Samantha, and I to say we had a great experience. It’s an amazing building and she was so patient with answering all of our questions. Not only is the building great but the entire experience while we were there was phenomenal. Samantha took her time, and showed us everything the building has to offer. We were really impressed by the cleanliness and wonderful smell through the entire building. If you are thinking of taking a tour I highly recommend you do so and ask for for Samantha!

Loud music is constantly playing from the 9th floor and pool area. I mean like all night and all morning. It is so annoying especially when you work from home and have to take important calls throughout the morning. Not to mention not being able to sleep because of the music. Do better Hanover. Just turn it off.

My wife and I went to see this amazing property. We met with a leasing agent by the name of Eric Burgess. He was extremely helpful and knowledgeable about the property. The facility is absolutely amazing, and the location is perfect! Kudos to Eric Burgess for answering all of our questions and furthering our interest in the Hanover properties. This would be the perfect place of residence, knowing there are members of your staff who truly are there for the customers, and residents! Eric even offered us water!! He truly made us feel welcome. Five stars to your leasing agent Eric Burgess and the Hanover properties!

I had the pleasure of stopping by yesterday to check this place out. The staff were super helpful and very attentive. Zeina, Erlin, and Regina all greeted and helped us even though we didn’t set up an appointment before hand. Regina was able to squeeze us in and gave us a tour. The place itself is super nice. It’s definitely worth your time!

I am so happy to be living here! The staff really makes this place what it is. Starting with the leasing experience, Samantha was an absolute angel. Friendly, knowledgeable, patient, I knew I was going to lease here after touring with her. Since moving in, shes been such a huge help and its been great to see her around the building; she always goes out of her way to say hi to me and my pup when were in the lobby. Everyone at the front desk is also outstanding, seeing Eric and Kevin make my day and my dog loves to go say hi to them and get a treat. The building is always clean, quiet, and the rest of the residents have been so friendly. So glad to call this place my home!

DO NOT! move to Hanover River Oaks, respectfully on Kipling Street.By far the worst of experience of my life residing in this building. The building isn’t luxury and the amenities don’t work accurately.My experience was so horrendous that I broke my lease and moved out.The building will not give you your security deposit back.It is truly a waste of your money and time, I would advise against moving here.The pool and the fitness center would always have power outages.When the pool was open and available, it had loud and excessive parties.I’ve had the opportunity to reside in this building, the staff isn’t truly professional and work orders on the premises aren’t met efficiently.Since the 1st day I’ve moved in, my apartment had issues such as sewage issues, the tub having a leakage, and the air conditioning system not working.This building is highly expensive, and it’s not worth it.The elevators, which are 4 of them don’t work properly all together. They continue to have outages, which causes delays.The building consistently smells like marijuana, and has loud excessive parties, upon night hours.Management staff, will not be available due to them not having enough staff and the employees are truly unprofessional, and dismissive.The building will not work with you when it comes to making payments or anything, they will continue to take from you and not fix anything.The staff member and her name is Samantha is truly unprofessional. This building is truly discriminating and will not handle any matters in a timely manner.I have spoken to the property manager about the issues with the building since day one, and they reversed the situation and indicated that it was my fault after canceling my lease.Please do not move to the Hanover!!

4 week update:The valet staff, leasing office, and concierge are top notch. They go above and beyond to be helpful and are always friendly. After a stressful day, its wonderful to come home to see their smiles. After 4 weeks in the apartment, Ive never heard one sound from my neighbors above me other than plumbing (when I am in the bathroom- not a big deal at all). I am used to hearing every step from above and Ive never heard a sound in this apartment. The gym is huge, the theater room was a ton of fun to watch the NFL playoff game, the maintenance staff is fast, and the residents are always friendly. We will be here until we build our next home. I could never live in another apartment after experiencing Hanover River Oaks!Staff-Tour: Samantha took us on a tour on a Saturday with only 15 minutes before closing. We were looking aggressively at all Hanover properties that day and were eager to see River Oaks before we concluded. Samantha was professional and had a lot of information to share about the property! She was absolutely great! Soon after her follow up call on Sunday, we decided to go with Hanover River Oaks and chose a larger 2 bdrm.Application Process: Johnathon has been fantastic with prompt communications and was able to show me the exact unit we will be moving into. Hes incredibly helpful and knowledgeable. The total time from application completion to approval was less than 24 hours.Property-This property is STUNNING! From the design, to layout, to amenities, this property has professional adults in mind.Future Neighbors: I have not met anyone at the property yet, but all of the people we have come across are friendly and kind. Tons of dogs too! If you love animals like we do, you will love this property. The hallways are quiet and well maintained. The floors have 10 of concrete between them, so I believe noise from upstairs neighbors will be minimal. At no time during our tours did we hear a peep from anyone upstairs- no footsteps, voices, tv, etc. Many apartments have a gorgeous view of downtown.Amenities-The amenities are perfect for our family! Theres a 3000sqft gym, golf simulator, and movie theater. We love that there is valet parking as well. The apartment includes 2 garage spaces, but we are going to try to use valet for one full time and have the parking spaces for the other two, so we do not have to pay for a 3rd spot. If I do decide to get one, its only $50. They have 6 bell services carts for hauling up large items or groceries. They also have bicycle storage and large storage units on property (these cost way less than off property storage). If you have a motorcycle or want to keep your car in a garage, they also have garage units within the parking garage for rent.Location-This location cannot be beat! You can walk for groceries, happy hour, shopping, etc.Apartment-We chose an O floorplan (2bdrm, 2bath). It has a large master, tray ceiling in the 2nd bdrm, customizable walk in closets, gas range, wood flooring throughout, soft-close cabinets, and front load washer/dryer.

I am very sad to write this review. For the first year of living at Hanover River Oaks, it was a dream. Beautiful views and a really great building....but then about a year ago, the staff turnover started. They went from being a resident focused group that went out of their way to take care of the people living there to a group that seems more concerned about saving pennies while they lose dollars. The rents are very high (which are appropriate for the building), but sadly, not for the service part of what you are paying for. They continue to lose good employees and I am quite sure they will lose the last good ones soon as they have expressed their frustration to me about the current climate. The straw that broke the camels back was my interaction on move out. I had decided to move to a house and so gave my notice. I was told at move in that picture hangars and such are normal wear and tear. Only a hole larger than a nickel was chargeable. So like most people, I hung a few pictures. When I moved out I cleaned the apartment. All they needed to do was basically paint and it was ready for another tenant. After move out I was sent a bill for $115 for sheetrock repair and a scratched cabinet. I requested photos and they sent me photos of the picture hangars and a very minor scratch. This isnt about the money. It is about the petty attitude of the building now and the fact I know and was told that standard industry practice is not charging for minor picture hanger nail holes. I had been a very easy resident for them. In fact they are replacing allllll of the windows on the entire exterior of the building due to them falling out randomly (if that doesnt scare you about the construction I am not sure what will) and they sent me a request to be out of my apartment for a day so they could do the work. I travel a lot and that was literally the only day I would be able to be home for nearly a month. I requested a different day due to that but they said no. I didnt argue or complain. I simply said ok and then had to go to my apartment in the middle of the night to change out my clothes and do laundry for a trip. I accommodated them to make it easier.... I cant say they returned the favor. I contacted the office to request that they not take the little bit of money out of respect. I didnt ask for compensation like other residents did for being put out of my home. They ignored me. Pretty much tells you everything you need to know. The building has become toxic and I have already spoken to several other residents who are ready to move. Good news is that more apartments will be available to those of you that dont heed this warning..... Good luck.UPDATE: Their autogenerated feedback speaks volumes about how they are paying attention.

Really enjoyed my tour with David at Hanover river oaks high rise. Mr. Hicks was incredibly professional and he was personable as well. Made me feel like I was home before I’ve paid a dime and that matters a lot. I’m in love with this location because it’s in the middle of town and near so many stores. David made it an easy decision. My wife and I have lived in River oaks for 2 years now and we love it. The rental process was seamless, we have not encountered issues maintenance either. The value of was also the best we have lived in. BY FAR.

I had a great experience at Hanover! I recently did a tour of the complex there and David Hicks was my leasing agent. I still have to do walk-throughs of other properties but one thing thats important to whether I live somewhere is how the staff behaves. David was very personable and attentive during my visit and had no issues answering any questions or concerns I had. Very infectious attitude and and pleased to offer assistance! Made me feel at home!

The elevator system is absolutely 0 star. Every day you have to wait 20 minutes just to get down. It’s easier to use stairs basically.The gym equipment mostly are broken and they don’t want to fix it.It’s crazy you pay almost $5-$6k a months for this quality. 🤯

Love this building off Kirby in the heart of River Oaks! Super courteous and knowledgeable staff. Deanna, showed myself a few units and I was really impressed. Sleek design and elegance Still deciding, but thought I’d leave a review since I haven’t received this type of service while exploring the luxury rental market at other buildings. I

We moved to Houston from the UK just over a year ago. We immediately fell in love with Hanover river oaks during our viewing. The apartments, pool, the gym, the movie room etc are all high spec. The apartments have huge windows so they’re very light, and there’s a heap of storage space. Everyone in the leasing, concierge and maintenance teams are always so friendly and helpful - always saying hello and catching up as we pass by. We initially moved into a one bed apartment but enjoyed living here so much that we decided to move into a two bed when our baby arrived. Samantha was amazing at helping us to navigate the move whilst we were very sleep deprived that it all felt so seamless. She was so patient when we asked hundreds of questions.

This was a stunning Apartment HighRise! Being the Realtor for my clients, I was able to view the Apartment Building with the Assistant Property Manager, Karen, and she was phenomenal! The environment as soon as you walk through the doors was extremely friendly, cozy, and welcoming! The design of the building was amazing and might I add very appealing to the eye! There is so much you have access to as a resident and I know that my clients will definitely enjoy Hanover River Oaks! Thanks Karen, You are awesome!

Awesome place to live! The maintenance team is especially incredible. The first time I tried to use their theater room, I noticed one of the chairs was a little wobbly and let the leasing team know. Brandon was up immediately and fixed the chair while chatting with me and making me feel right at home! Bilal is so sweet and knowledgeable about appliances, Ive never had an issue he couldnt solve. There are a lot of great places to live in Houston, but there is only one team like this!!!

Angela Angie was an absolute standout. She handled our communication with utmost professionalism, succinctly detailing the comprehensive services provided by Hanover River Oaks. Hanover River Oaks is a beautiful luxury apartment community with awesome staff. I came to visit my friend and was worried about navigating the property while they were at work. Fortunately, when I arrived to the leasing office I was assisted by Maya Eastman, who made my experience seamless and provided first class service. She made me feel very welcomed and escorted me to my friends unit, while also giving a detailed overview of the amenities I could utilize while there. I really enjoyed the property, staff, and I highly recommend.

The Hanover River Oaks is a gorgeous well built hi rise in the most amazing area of the city. The amenities, residents space to the concierge service are top notch! Everyone is incredibly friendly and they spend a ton of attention to all the details.The TEAM is constantly trying to please the residents by going above & beyond. I had an incredible experience at Hanover River Oaks thanks to Joseph the leasing specialist. He was really kind, helpful, and hospitable. He really emphasized the amazing amenities and the beautiful fixtures in each unit. For my job, I need really good lighting and he helped me find floor plans that fits all of my needs. Other than Joseph, the amenities were gorgeous. The roof top pool was so memorable and the gym is perfect. The hallways are easy to navigate and I feel like this location is incredibly safe because of the fob situation. As a young female, that is a necessity for me. Anyways 10/10 experience and would recommend this location to anyone.

I recently toured multiple Hanover locations but the river oaks locations was the most amazing building that stood out to me, from the views to all the amenities that are offered. The office staff was amazing as well, specifically Madeline who was the leasing agent that helped me out. She was quick to answer any question that i had and took her time to explain every small detail and gave me a very in depth tour of the building which i truly appreciated.

I moved here about 10 days ago. This place is beautiful and the river oaks area is awesome. The amenities are high end. The best part is all staff at the leasing office, the concierge, the valet parking, the maintenance staff are so friendly and happy to help you with a smile. The neighbors are nice and greet each other with a smile. Strongly recommend. The only amenity that I miss is the spa/sauna. However, still 5 stars.

We moved here about 3 months ago and we are very happy with this property and the location. The building is 5 stars and the amenities are high end. The staff including the leasing office, the concierge, the valet, the technician are all amazing and always happy to help you. A very special thank you to Sam who went above and beyond when we moved in. He helped us very much as we were not comfortable speaking in English on the phone. He is always there and happy to assist at every opportunity.

Pros:1. Well-equipped gym with free weights and a variety of machines.2. 24-hour concierge service is friendly and responsive.3. Beautiful and aesthetically pleasing building.Cons:1. Package Safety - The common area used for package delivery is accessible to all residents. Unfortunately, I experienced package theft twice within a week. Although the thief was evicted, there was no reimbursement for the lost items.2. Noise - The apartment walls lack sufficient soundproofing. Regular disturbances from my neighbors conversations and TV noises were disruptive, particularly during sleeping hours. The process of identifying the noise source, assessing its level, and deciding if concierge intervention was required was stressful and inconvenient. Despite addressing this issue with the management, their only suggestion was to communicate with my neighbor, a solution that proved ineffective.3. Parties - There were several instances of late-night parties creating noise disturbances after 10 PM within a month. I believe the management intervened as the noise eventually ceased, but the resolution process was rather lengthy.4. Elevators - Often, only one out of four elevators is operational, leading to extended wait times. Residents on higher floors can expect the elevator to stop at almost every floor. Residents living below the 20th floor might find the elevator full by the time it arrives.5. Cleanliness - Upon moving in, we discovered hair under the kitchen counter and ink stains in the cabinets. Despite promises of a move-in ready apartment, we had to stay in a hotel for a few days while the issues were addressed. Although the office compensated us for the hotel stay, the experience was far from pleasant.5. Privacy - I had an unsettling experience regarding waste disposal. I mistakenly disposed of a recycle box containing a tape dispenser in the trash chute. However, later I found the same trash returned to my front door with a sticker stating I should not dispose of it in this manner. Although I acknowledge my mistake, the manner in which this issue was handled was concerning. The fact that only staff have access to the trash chute after disposal led me to feel that my privacy was violated. This approach felt intrusive and aggressive when better communication options exist. I reported the incident to the management team, but no updates.6. Management - Overall, I found the management team to be less supportive than expected. This might be due to a lack of resources in the office, but nevertheless, it contributed to a less than ideal living environment.

We love living in this building! So much so that we’ve decided to move to a bigger apartment. Special shoutout to Regina Aquino for her help in getting our transfer set up!! It was seamless!!

Ive been living at Hanover River Oaks since January and have been extremely pleased with the cleanliness, amenities, service, and staff here. Maya and Sam have been gems any time I have had questions or needed help with anything.The maintenance staff, concierge, and valet drivers are all super friendly and helpful. In addition, the location is superb and offers many dining and shipping options within walking distance. I would highly recommend this community to anyone looking for luxury living with excellent service!

I toured this property recently and fell in love. Location is ideal since I work in the city. Amenities such as the gym & pool were stunning. Joseph Aveiga, the leasing agent, provided me with the most seamless & exceptional customer service. He answered the million questions I had without hesitation. Josephs hospitality made me feel welcomed & at home. This alone has highly made me consider moving to Hanover. Most leasing agents are only in it for the sale but you can tell that Hanover staff really cares about their residents.

Came in for a tour yesterday and I was blown away from the moment I walked in. Very impressive facilites and Joseph the leasing agent who helped me during my tour was extremely hospitable and knowledgeable about the property. I told him what I was looking for and he gave me great recommendations as to which apartment would best fit my needs while staying within my budget. Everyone I encountered, both residents and employees, were very nice and welcoming which really made the place feel like it could be home. The building is outstanding and Samantha is simply amazing. Her Servant leadership and Sense of Urgency are so natural on her. She is always eager to help and she is very proactive.

Do NOT GO TO HANOVER RIVEROAKS, Specifically. My fiancé moved in and within the first week the apartment smelled like rotten eggs. It took about a week for them to finally get the odor out and by the time the smell was gone the air stopped working. The maintenance men had to come and fix the air after the rotten egg smell which altogether took about two weeks to fix both (101 degrees outside with a cat and dog) all being within the first month of move in. The pool had to be maintained every two weeks because it “broke” which plenty of emails were being sent out to tenants due to the issue. The gym would always have power outages leaving the cardio equipment out of service. The elevators never worked properly leaving emergencies or being to work on time strenuous. Also smelling like marijuana throughout the entire building. When the pool was open it was always loud, trashy pool parties which probably was the reason the pool was always “broken”. Last but not least the employees, EVERY SINGLE ONE are rude, dismissive, unprofessional and refused to accept accountability for all the issues that happened in the building. Finally if you do want to break the lease they make the worst process, by over charging and not allowing a full refund of your security deposit. They will not have your apartment ready as they didn’t for my fiancé and will charge you for their mishaps. Tread lightly when looking into these apartments. The worst experience I’ve ever encountered with inhumane people running and working their.

Hanover River Oaks is absolutely STUNNING. I went in for a tour today and was blown away. I’m so excited to be moving here when I transfer in August!

FABULOUS TEAM, GORGEOUS TOWER. This is my second Hanover home, just moving from Hanover Post Oak to the newest Hanover development. Could not have asked for a more professional group of people. David was so patient with all my questions and could not have been more helpful with securing links to amenities and furniture. David took photos of color schemes of the exact units I was considering. He was a constant thru the process and was so helpful. All Hanover staff are so well trained and the building so well maintained. The amenities are very well thought out and very tastefully done. My move in was very smooth and the apartment was clean and all equipment in working order. SO PLEASED TO BE HERE.

Ever since I cant submit payments via online portal from a glitch/error, I have to go in the office to submit payment which is ridiculous. One staff member hung up on me even after checking on the status of the check.I feel extremely unwelcome even after being loyal to Hanover for going 2 years. Not to mention the trash room is always filthy, elevators taking longer to utilize and the uncomfortable stares I get when I speak to the staff, as if I do not live here. Whats the point of luxury if I dont even get treated as a tenant and more of nuisance?I wish I can say I had a great time living in Hanover with the things they offerred, but now, it is time to part ways.

Only four elevators for 40 floors. The windows are falling out. The gave our valet parking area to a new restaurant on the ground floor, so now it can take 15 minutes to get your car. Or you can park in the garage or buy a reserved space. This place is far from luxury. My kitchen has no drawers for silverware and such. All cabinets except for two massive drawers for pots and pans.

I just came by for a tour today and omg I was OBSESSED with this building! Views were amazing from absolutely every angle and Joseph (my leasing agent) did a phenomenal job at showing me everything this building had to offer. The location is super close to my work and the amenities were everything I’m looking for and so much more. 10/10 recommend this place, prices are a little up there but you don’t go to a Mercedes car dealership looking for Honda prices. Definitely ask for Joseph if you come for a tour, he’s the most hospitable person I’ve met in any sales kind of department but he’s not pushy or aggressive and instead takes the time to learn about what you’re looking for and which apartment works best for you 😊

I’ve been a resident since January 2021. Be prepared for an unprofessional staff and neighbors. I have received harassment from Samantha (assistant property manager) and an unknown neighbor with unverifiable complaints about impossible loud music coming from my apartment. I have written both an email and filed a complaint but the property manager Wyatt has yet to respond.

Primary reason for giving one star: my friend referred me to this place, when I filed the application apparently I put down the wrong name for my friend and now he cant get the referral bonus, tried calling and visiting the office to clarify with no progress. This is not how you treat regular residents, you have them refer people and then find ways to get out of paying them the bonus?Nice on the surface, high floors, good city viewsRelatively friendly staff, Sam was really goodCons:- I dont leave food out in the open and still get roaches once a month- Build quality could be better, the floor is uneven and I hear what happens on the street clearly even on 20+ floor

Ive lived at Hanover River Oaks for over a year now and recently renewed my lease. The concierge team is friendly and attentive. They go out of their way to make you feel at home and always greet me upon arrival. The leasing team, especially Joey and Blake, have done a remarkable job listening to the needs of the residents and have been open to making our experience the best it can possibly be. Ive recently made some suggestions to improve our experience in our gym (which is already better than any other apartment gym Ive ever seen) and Blake / Joey went out of their way to put my idea into motion. Theyve also been extremely persistent at solving any problems that may come up (i.e. golf simulator project needs a new bulb). I highly recommend living at this property.

I have been living in Houston (in River Oaks) for three years and have always had my eye on the Hanover properties…The River Oaks location is extremely nice, and it’s new so you will most likely be the first person living in that apartment.It’s right across the street from a Whole Foods and walking distance to a CVS and many restaurants ... It’s in a perfect location in between the Galleria and Downtown.Also, I’m pretty active, and it’s in a location where you can run/walk around the River Oaks neighborhood or take Kirby to the Buffalo Bayou, and the gym space is very nice and large.The professionalism of the staff at Hanover River Oaks is outstanding. The concierge always answers the phone… No pre-recorded message (which is nice). Jennifer helped me through my apartment search, and she was so great… She was very responsive and helped me chose the best floor plan. She went above and beyond to answer all my questions and meet my requests. I would recommend this property to anyone.

One word “Samantha” My wife and I are relocating and recently toured the property and received the best service from Samantha. She really took her time showing the property and apartment to us and even recommended some local hot spots for us to enjoy while we were in town. Joseph in the leasing office and Akrm the concierge do an exceptional job at making sure everyone’s happy. The gym is by far the best apartment gym I’ve seen. Everything is nice and new.

After returning from a deployment, I came into Houston solely to tour properties. Reached out to my Realtor (Rasheem V. Wright) for apartment locating, whom set all touring appointments. Upon arrival to this particular property, the concierge refused to contact the leasing consultants due to him not seeing my appointment in the calendar (a appointment In which I had a confirmation email for.) and them having a company Christmas party at the Hanover Audrey location. I asked to speak with the consultants giving I was headed out of town later on that day and wanted to secure a home before leaving. After explaining the situation to all the consultants in the office, everyone just sort of looked at me with a blank stare however, one young Leasing Consultant, ERLIN GOMEZ greeted me, Stated he didn’t mind being late to the company Christmas gathering and he would love to give me, a potential client/ tenant a tour. He was very professional, charismatic, caring and made the tour fun and enjoyable. He even asked about my injury I obtain overseas and ensured the walking pace was comfortable for me giving it is a lower extremity injury and currently recovering from surgery.ERLIN GOMEZ Is the guy that made the tour and the initial hassle worth it. If you want to tour or lease this Hanover location ask for ERLIN GOMEZ. He is amazing! If I decide to lease here it would be solely based on my interaction with him! HE is the reason they get 5 Stars!

I get very little interaction with people working remote. It’s honestly refreshing to see the main concierge (Jabari) greet me with a friendly face each time I go into the lobby.I can always count on him to work on a solution whenever I’m in a pickle! If it weren’t for him and the leasing agent Joseph, I probably would’ve moved out! Having a beautiful building means nothing if the staff doesn’t compliment it. I’m thankful they both make my stay a little more pleasant in this place I call home.

I was really impressed by the customer service of Alexis at the front desk. I ordered Mothers Day flowers for my mom, and somehow it was delivered to a different building. Alexis located the flowers, collected them, and made sure my mom received them within just two hours of my call. Needless to say I was impressed and grateful for this world class service. Thank you, Alexis!The only reason I am giving 4 stars rather than 5 is this is not the first time something like this has happened to me this year, and management needs to coordinate with the carriers to determine why this keeps happening and what can be done to prevent it in future. Delivering flowers to a resident should not be complicated at the premier high rise in Houston.

I moved to Texas from LA and had the pleasure of meeting and working with Joseph Aviega, when I tell you this guy is a ROCKSTAR! I mean, I have no idea how I would have handled my move without him. He even helped me with things like finding a cleaning lady, recommending places I needed for all my needs in a new city and coordinating my deliveries. What I like the most about Joseph is that he is a doer, he does not hesitate to leap into action and help me with whatever I need. I can call on him anytime. He has made living at Hanover River Oaks so enjoyable and less stressful. He is so friendly and resourceful and I am so glad I met him.

I lived in Houston for 14 years in houses until 2012 when I began moving all around the country every few years. I was pleasantly surprised to see how much my favorite city had grown up when I returned in 2020 and blessed to find such a great building. Amenities are among the top in any building in any major city. More importantly, the staffs attention to detail has made me feel like Ive come home.

This building is absolutely beautiful! The units are gorgeous, the amenities are top of the line, and the service weve received thus far has been top notch. Jennifer in particular was extremely helpful and went above and beyond to answer all of our questions. She was available whenever we called and did everything in her power to ensure we loved the building as much as she does. Highly recommend visiting this property and cant wait to be a resident!

Overall, this is a very pleasant experience to go through the leasing process. Our agent, Sam Mahmood, was very helpful to help us with gathering all the info we need and communicate with leasing manager on the move-in. With his help, the beginning of the year living here was easy and smoothly going. Comparing with all previous move-in experiences, this one is definitely the best.

Nice on the superficial things, some deeper issues with living here.The pros:- Beautiful building including floor to ceiling windows. Looks like most of the 5 star reviews are from people after touring the property and reflect this. Good location, close to Whole Foods, restaurants, etc.- Very nice gymCons:- NOISE. Ive never experienced anything like this having lived in 10+ apartment buildings. While the walls are thick, the connections between the windows and walls are entirely not sound insulated, meaning that I can quite literally make out my neighbors conversations over what they are having for dinner and I have had conversations through the walls. Its to an extent that wouldnt be appropriate for a college dormitory, let alone a luxury building. Its become a running joke with a few folks I run into on the elevator.- Responsiveness. Quick on the little things, impossible to reach on the bigger stuff like the noise. I went back and forth for MONTHS before they finally sent someone to the apartment to check it out. Nothing was fixed and the offered compensation was laughable (I could move to another more expensive unit with the fees generously waived). Currently trying to move out, and this process of getting my questions answered has to this point taken 4 weeks with multiple reminder emails from me, and is still unresolved.- Management. The staff turnover is incredible. In a year and a half, Ive seen an entirely new set of concierges, leasing agents, valets, etc. which speaks for itself. A few that I had become friendly with independently told me this was due to treatment from management.- Packages. They are all thrown into one large room and its a 50/50 chance if theyre organized enough to find - supposed to get an email when they arrive, but thats so spotty that Ive weeks later discovered packages that had been in the mail room for me without notice. Have spent over 10 minutes at a time trying to find things in there.- Hygiene. In the gym, very frequently out of sanitary wipes and the mats have become quite ratty.

My experience with Jennifer was first class from start to finish. Her attention to detail while ensuring my lease fit my needs as a professional is mirrored by the quality of design at the Hanover River Oaks. I look forward to living at this property. If you (the public) is looking for a great place to stay, i highly recommend Hanover River Oaks, and PLEASE ask for JENNIFER!!!

Came by for a tour with one of my girlfriends while trying to find her Houston home and omg this place is the absolute bees knees! Amazing finishes in the apartment and super roomy apartments, Joseph was our leasing agent and he was the most gracious guy I’ve met while doing her apartment search. Wow! Throughout my years of apartment and high-rise living, I have never had such an exceptional experience as I’ve had with the Hanover team. My husband and I were faced with relocating from NYC in the midst of a pandemic, and from the start, Maya and Blake went above and beyond to guide us through the “virtual leasing” process and helped us find our perfect home! The finishes and amenities are top of the line, and the location is ideal for two New Yorkers who are used to walking. Whole Foods is right across the street, and there are dozens of amazing restaurants within blocks of the building. What we expected to be a stressful relocation turned out to be a completely seamless process, which was no doubt thanks to Maya’s patient and warm demeanor. We couldn’t be happier in our new Houston home.

Wow. Just wow. I toured about 15 apartments before finally getting the chance to see Hanover River Oaks, and Im so glad I did. From start to finish, the experience was of the utmost quality. The concierge stood when I entered or was already standing, which would just add to the class you get with HRO. However what really impressed me was my leasing agent, Joseph A. His background knowledge in the details of every finish and the overall area brought everything together. I felt like I was getting to know the real HRO and not just being sold on an image or idea. Joseph was passionate, respectful, and most of all professional. Hes dedicated to his craft and honestly I wish I could have him work for me. Hanover is very lucky to have Joseph.Unfortunately, I started looking to close to my move date so I wasnt able to find anything (THEYRE VERY FULL) but Ill be back and Ill be looking way in advance as Joseph recommended

From initial conversations, to move-in, to ongoing interactions, the staff have all been responsive, professional, and an absolute pleasure to work with. Any concerns or questions have been promptly addressed, and the staff (leasing office, property manager, valet, and concierge) all go out of their way to address residents personally and ensure our needs are met. The finishes and layouts of the units are all well-designed, and the area is extremely walkable and centrally located as well! Weve definitely enjoyed living here for the past few months, and are looking forward to many more!

I have lived here for almost a year and the building is stunning. The location is superb and everyone in the office is friendly and attentive. When i run into them in the elevator they remeber me by name and always have a smile. The shared clubroom space is a great work from home 2nd option. Neighbors are friendly and respectful.

At the moment, Hanover River Oaks is the best luxury apartment building in all of Houston. It’s now an iconic landmark on the River Oaks landscape, and its interior is luxe and contemporary. The views are stunning and the staff is excellent; EVERYONE has a great attitude. Stephanie, Maya, Karen, Jabari…all are excellent representatives of the company. Having recently moved to Houston from New York, I know what a luxury high-rise should be. Yes, the building and amenities are great, but it’s the 5-star staff and service that make Hanover River Oaks quite remarkable. Very useless apartment the residency in this apartment park all the street no where to park your car any delivery parkage should expect delayed due to no places to park for delivery

I had the pleasure meeting Maya Eastman twice in 2020 and 2021, and she made an impression on me that I kept her contact information. After several months I decided to move and asked if I can make an appointment with Maya. Again, she demonstrated excellent customer service which is rare these days. My experience from pre-leasing to move-in date was seamless due to Maya’s follow-ups to multiply messages by me. She sensed I was anxious with the move, the movers (which were a nightmare) with a working schedule from 9 a.m. to 7 p.m. M-F and asked if there was anything she can do to make my experience seamless. If I had to rate Maya, she would be a perfect 10 – outstanding and exceptional service. Also, I would like to compliment the valet service and concierge (Jabari) again demonstrating excellent service as well. Many thanks to all who made my experience exceptional.

I am an active golfer, so the simulator was a decision factor. I have lived here for 4 months now, and tried using the Golf simulator several times, but it simply doesnt work. I called the Simulator company, Golf HD, and also reported this issue to Hanovers maintanece team several times, but just cant make it function. So to all golfers out there, I wouldnt recommend considering trainning in this ammenity, it appears great, but in reality it is just an eye catcher.. so heads up with that...

I ran into Jennifer Routson in my building (Hanover Southampton). She turned out to be a leasing agent for River Oaks. Since I wanted to change addresses (higher floors, city views), and I love the Hanover management team, I went over to River Oaks.Jennifer was outstanding. Turns out I didnt find the floor plan there that suited my needs, but she then directed me to the Driscoll in River Oaks, another Hanover property where I did end up renting!.Jennifer went out of her way to make me happy. For those old enough, its like the movie, Miracle on 34th Street were Macys Santa Claus sends customers to Gimbles for Christmas gifts to always please the customer.Thanks Jennifer.

If you are looking for great customer service and the best place to live ... make sure you visit Hanover River Oaks...they will take great care of you!

I believe this place should truly be a 5 star. Apartment building is beautiful, the views are incredible and being in the River Oaks district is always a plus. However for paying top dollar price, you dont always get top dollar service.While the concierge is very nice, they quite frankly arent as helpful as other places. You can be struggling with bags, groceries or whatever and they will still stare at their computer screens. Yes it is unusual times with the global pandemic. But every place I have stayed, including hotels has allowed food delivery. It is very annoying that residents, guests, trainers and strangers are allowed throughout the day but not food delivery! Strange to order food or get groceries only to have to do your own pick ups. I believe there should be a texting service for valet but it still isnt fully operational. The key fobs are a mess, ask any resident lol. But these are minor issues I believe that can be ironed out over time. Otherwise this is a very solid apartment building.
