Hanover Southampton

Hanover Southampton is a sellers market now. Raised my rent by $500 dollars two years in a row despite my car being stolen in 2022 because of their security issues regarding the parking garage gate. For numerous months parking garage never worked and one or more elevators were out for several months over the last year. Also, they rented me a place that had no cable wire installed through the wall into the guest bedroom. I had to run a tacky wire along the floor. I confirmed this with the cable company and inquired with the Hanover front desk, although they were unable to help me. Found out last month my electric scooter was stolen. Anticipated, they would raise my rent again and they did so moved out. As positives, the pool on the 12th floor is awesome with a great view! Maintenance is very good at responding quickly and the concierge service gets an A+. The problem is the company itself seems to be a bit out of touch with the current residents experiences and seem to focus solely on market demand. Hanover Southampton is a very popular place because of its location in the rice village and close approximation to Rice University, the medical center, and the museum district. Also, its a great hub for those planning to build or purchase homes in the neighboring West University and South Hampton areas. Basically, this place is expensive for what you get because of the high demand. Would recommend living elsewhere based on my 5 year experience unless you absolutely have to be at the Hanover Southampton.

Hanover Southampton is a great place to live. The location is in the heart of the Rice University area so its walkable to many restaurants, bars and museums. Service is great. Elizabeth, the manage, is extremely kind and takes care of all the residents needs. Finally, I need to shout out the concierges who are available 24/7. I feel so lucky to live at such a special spot and highly, highly recommend this building to people interested

My husband and I have had an apartment at Hanover Southhampton for 8 years. Although we live in Louisiana, we are in Houston quite a bit for work so need a residence there as well. We just renewed our lease again because we love this apartmetn building and have not visited any place we like as much. The 12th floor is a game-changer for an apartment building, with a beautiful pool, amazing view, an outdoor shaded terrace and two wonderful rooms for resident use when hosting a gathering or small dinner. The rooms both provide the same fabulous views of downtown or the Galleria area. We find Elizabeth, Bianca and the staff to be helpful and responsive and have never had any difficulty with a single resident. Our experiences in the building have been consistently positive for many years. Oh I almost forgot - we love the dog run and the bath area provided as well as the very dog-friendly atmosphere! The location cannot be beat. We walk to restaurants, shopping and coffee and we use the path around the Rice campus for running or walking. Really enjoy Hanover Southhampton so much!

I have lived at Hanover Southampton for 9 months, and I could imagine a better place to live. Excellent for feeling safe, community, restaurants, Coffee, and shopping. The Staff have been incredible in helpfulness and professionalism.

Hanover Southampton is the right place in Houston, it’s a great location with an amazing management team that makes the location extremely special and unique. Starting from the property manager Elizabeth, the leasing team Steven and Danielle, the amazing concierge crew Martha, Blanca, Nawaf Syed and Myriam. They are the soul of the property that make the residents feel at home thanks to their dedication and commitment to excellence.

Beautiful, convenient, and woefully underrated. Staff always friendly and attentive.Been living here for half a decade, never want to leave. Elizabeth, Luis, Blanca, Nawaf, and the whole team have been amazingly helpful and responsive the whole way through.The rooftop pool is absolutely gorgeous and I never get sick of it. Vacations suck because I come home and Im often like this is nicer than the hotel/resort pool wasCant beat the location in Houston-- Rice Village is the only truly walkable neighborhood in Houston. Lifesaver during covid.Been meaning to buy a house but its just soooo nice here... We might just move to a bigger unit haha!

I recently inquired about this apartment complex and had a fantastic experience! The lady in the office, Danielle, was not only incredibly friendly but also a total foodie, which made our conversation so enjoyable. She had a wealth of knowledge about the apartment amenities and local businesses, which was extremely helpful as Im new to the area.The property itself is stunning. As a parent, its crucial for me to have all the information about an area before moving with my family, and the lady in the office made sure to provide all the necessary details, making the whole experience feel personalized and welcoming.I highly recommend this place for anyone looking for a friendly environment, great customer service, and a beautiful place to call home.

Hanover Southampton is an exceptional property. If you are a runner, cyclist, swimmer, gym junkie, or outdoor weekend warrior athlete, you will enjoy living here. Great views from our Sky Lounge.The concierge is staff is available 24/7. The exceptional front line staff, Sara, Blanca, Steven, and others always go out of their way to help with anything you need. Our manager Elizabeth Baxter, ensures that you are treated like family.I guess the best way to understand what it feels to live here, is to simply stand at the corner of Morningside/Dunstan, on any given day or night, and then walk in any direction and find out why this property is such a special place.

My team and I visited Southampton earlier this week. We had the pleasure of touring with Steven. The community is extremely clean and well kept. Steven is incredibly knowledgeable when it comes to the neighborhood and the history of the community. Steven went above and beyond to offer first class service. I was really impressed! The whole team seems like they take the best care of their residents.

I had a great experience with the leasing manager Danielle Allen during my touring. Perfect location. Bonus part is that medical professionals get application fee waived.

After living 8 months at Hanover Southampton I have had an amazing experience. The staff has been phenomenal and I have had no issues. I would highly recommend nawaf as an amazing example of a staff member that really goes the extra mile. He remembers all of our guests’ names and makes sure to make them feel welcome. This apartment building was an amazing experience for me. The management staff was very kind and aware of requirements. Coming here has been a really good experience for me because I am not a resident but I do have to visit the property! I am always welcomed very warmly by the front desk concierge who is very attentive and friendly! Blanca, who I believe is during the morning always greets me with friendly conversations and is very pleasurable! Would highly recommend this upscale services!

This is a beautiful property with amazing staff. The front desk is very tentative, Max keep things in order in the mornings and even decorated the lobby for Xmas beautifully. I’ve lived in Hanover Southampton since 2016, which is longer than I lived in some of my childhood homes. I can’t begin to tell you how much I treasure the experience.Let’s start with the people, because they’re what matter most. The leasing team, the concierge team, the amazing maintenance team—they’ve changed over the years, but what is absolutely consistent from person to person is the dedication to making life easy. I’ve moved units, hosted parties, had maintenance requests… everything gets resolved as you want it.Then there are the apartments themselves. I toured a lot of buildings when I moved to Houston, and let me tell you, there are a lot of bad floor plans. This building makes the most of its square footage, and you can’t top the cabinet storage. Seriously, having drawers to store pots and pans is a total game changer.Finally, the amenities. The rooftop pool is as good as any resort you’ll find in Vegas. The catering kitchen makes hosting parties a breeze. All the grounds are meticulously maintained. It’s a joy to walk past the waterfall on Morningside and realize “I live here”.When I moved to Houston, I wanted to choose an apartment that made me say, “I’m so lucky” every time I came home. Hanover Southampton has made me say that over and over again.

Recently went in for a tour, and thanks to Danielle I think I found my new home ! She was very welcoming and was willing to answer all my questions putting me at ease! The building is kept clean and smelling good , and the view from the sky lounge is beautiful.

UPDATE for June 2024: We thought in 2019 when we moved in that the location would be great; turns out it is exceptional! Eight new restaurants in 2023 within 3 blocks alone and more within 6!!!The management and staff at the Hanover Southampton have a clear culture of “caring” and “service” to its residents. Elizabeth Baxter and the concierge team(with whom we deal with the most) are all exceptionally attentive and live the culture every day that we have interacted with them. The newest staff additions seem to share the same attitude. The apartments are larger than comparable properties we considered, and the floor plans are very well designed for maximum usefulness. We especially appreciate the double ovens AND microwave, as well as the large bathrooms and closets in our two-bedroom unit. Improvements to the garage After over FIVE years here, we never once felt like we were cramped or needed extra space!

I can’t recommend enough. The units are all bright, modern and updated. The closets spaces are the best in town! People that work here like Blanca and Sarah at the front desk are always so nice and ready to help with a nice smile, they remember our names and apt names and even my kids name! The manager Elizabeth is always around to help and answer questions and makes sure the community is always in perfect shape and elegant as her! People they live here are friendly and polite. Not to mention this is the best place in town to live and walk to the most trendy and family oriented places in town!!!!

I have lived here for almost 3 and a half years and have loved every moment. I moved here from London, UK and wanted to live in a neighbourhood with lots of dining options and where I could walk everywhere. Once I visited Hanover Southampton, I knew this was the place for me. The location is outstanding, with many restaurants, shops and bars all within a 5 minute walk. The amenities in the building are high end and not crowded or difficult to reserve. The apartment is large and fitted to a high standard. The building has a 24/7 concierge service and they are super friendly and helpful (especially Max). The leasing team are always available and very attentive when you need them. I have found any maintenance issues were dealt with quickly and to a high standard. It’s been a pleasure living here and I would not hesitate to recommend this property to anybody looking to live in this part of Houston.

I wanted to share the wonderful experience I had touring with Elizabeth Baxter at Hanover Southampton recently. The property was beautiful and I loved the amenities. The convenience of location to all the shops in the Rice Village area is excellent. The staff looks sharp and they were so friendly. Stephen and Erica made me feel I was already at home.

This property is gorgeous. The layouts and the views are beautiful. I have enjoyed living here for the past few month. Erica is so sweet and helped us have the best move in experience. Welcome to luxury apartment living for adults. This is pretty much as good as it gets in Houston.Location is incredible. Pedestrian friendly streets with shops and restaurants and lots to explore in rice village.Beautiful apartments with plenty of room the biggest closets you will find in an apartment — a sneakerhead’s dream. Modern is the order of the day. Huge windows in many of the rooms. The whole tower is steel and concrete construction. I can’t hear any of neighbors walking or talking or playing music. Part of it is my neighbors are adults, professionals are not blasting music or acting like they are main characters.There is an Amazing top floor with close to 270 degree view of the city and pool, event rooms,, theater (free just reserve it), fitness center with great equipment.24 hr concierge, key fob access doors and elevators means this place is max security. If you have a lot of visitors this may not be the best choice for you — you can’t just buzz folks in everyone has to check in with the concierge.The management company and the management team are detail oriented, hands on, and always keeping this building in pristine condition and perfectly functional. They can be formal but they are nice folks. They are professional, dedicated and really set the tone for the building.You have to be an adult to live here. This goes with being courteous, considerate, paying attention to lease terms, dates, checking your emails, and paying rent on time. As some reviews noted, if you screw up you will end up paying for it.Like most good things in life this place will set you back. You just have to decide if you deserve it and if your lifestyle is compatible with the expectations of this building.

I toured Hanover Southampton with Liz. The tour was smooth and ALL of my questions were answered. This community is second to none. The rooftop pool area is beautiful with amazing views and sunlight all day. The apartment homes were spacious and well thought out (tons of storage)! After speaking with a few residents that have lived in Southampton for years it just validated how amazing this community is!!

While I myself am not a resident, I cannot express enough how phenomenal Hanover SH is. The staff is always courteous, taking great care to expedite the needs of all the residents requiring attention and service. As a business owner who works with a great deal of Luxury Apartments, they are, by far, top tier in their service and commitment to their community. I would 100% recommend living here.

My husband and I lived at the Hanover Southampton for over 2 years and I highly recommend it. The apartments are spacious and well appointed with great storage capacity. The staff is professional and responsive. Repairs are done quickly through the resident portal. The amenities feature a movie theatre, two large entertaining spaces, pool, two nice outdoor grills, gym, dog walking/washing area, meeting rooms, and bike storage. The best part is that you are within walking distance of everything in Rice Village - you will find yourself walking everywhere! I will miss the view from my balcony!

Let me start by saying this, the tour guide can definitely make or break your experience. Steven was the best!! He knew his surroundings and was very transparent about the property. Although the property sells for itself, Steven went over and beyond to add more emphasis to everything. If you ever want to tour here, ask for Steven and I can guarantee it will be the best experience ever!

In 2019, my husband and I flew into Houston, as we needed to relocate for a bit and needed a short term lease. We looked at a few places in Rice Village and we knew instantly Hanover Southampton was where we wanted to live for 6-8 mos.. Elizabeth showed us a few apts which were available and each beautiful. The last one she showed us was the best for us and our family and she realized our need to be in asap. She not only got all the leasing papers and apartment ready for us in record time, she also helped guide me with movers, furniture rental companies, cable and the list goes on. She was and is an absolute pro! Everyone at Hanover was exceptional, as we were moving in to our apt. a few days before Thanksgiving. Since that relocation, some things have changed. But what hasnt changed is how much our family loves Hanover Southampton, Rice Village and the Houston area. Our 6 month lease has now turned into almost 3 years. While we arent there all the time, I know my apt is being taken care of if any thing does arise.The amenities are wonderful. The staff is amazing and extremely responsive. And Hanover Southampton is truly is a wonderful place to live. I would hands down recommend! A+++++ in my book.

Full service building with amazing amenities and fabulous staff. They handle long distance move in and out. There is 24 hour concierge, which makes for an elegant touch when your guests arrive. Locked garages so you feel comfortable leaving your car. Definitely the best full service building in Houston. Sad to leave but because the building does not offer condos/residential living, I had to buy elsewhere. Amazing building and staff!

My wife and I have lived here for about a year and a half. We have had a very positive experience--no complaints whatsoever. Highlights are as follows:1) The location is fantastic, walking distance from Rice Village--which has a lot of restaurants and commercial space, as well as the Southampton and West U neighborhoods, which are great for walking/running.2) Common spaces (i.e. parking garage, hallways, elevators, etc.) and outdoor areas are kept clean and well-maintained. The top floor has a couple of common areas, the pool, and workout room, which are all very nice and used by many of the residents.3) Maintenance requests are addressed in a very efficient and effective manner.4) The office staff and doormen/women all go out of their way to be extremely helpful, and there is relatively low staff turnover compared to other places we have lived.5) The furnishings in the apartment itself are high quality and have held up nicely.6) The other residents are nice, and it is a relatively quiet building. We have never heard significant noise from in our apartment, and everyone is very cordial when sharing the common areas.We would definitely choose Hanover Southampton again if we had to repeat the decision.

I had a really good experience at Hanover Southampton. Quiet, well-kept building, GREAT staff, terrific neighborhood, very nice amenities and finishings in the units. Fellow residents were always courteous to each other and friendly. I have lived in other buildings (out of state), but this was my favorite. I did notice some dust in the apartment, which may be a location issue(?). But overall a good community.

Our apartment is spacious and perfect for our needs! The amenities are extensive and beautiful and our view of Houston is incredible. The staff at Hanover Southampton is extremely attentive. We love it so much we just signed a lease for our fifth year!

Have been living here for 5 years. All good, but more recently, despite the high lease prices, the building is showing signs of lack of maintenance, weak security system and care for the people living in the building. Cars have been stolen from the garage, elevators mal functioning is not an exception but the rule, lack of preventive maintenance and spare parts for air conditioning , garage door is broken for more than two months, etc… long list! The building needs serious review of their administration processes and employees training refresh.

We cannot Say THANK YOU enough to Elizabeth Baxter!!!!!!!We lived at Hanover Southampton in 2017 for one year and LOVED it. We LOVED everything about living at the property. Management and the front desk service treated you as if you were in a 5 star hotel. Any issues that arose were immediately taken care of. The amenities are second to none and we were welcomed and treated like family. When the opportunity arose to move back to Houston from San Francisco, my family wanted to move back into Hanover Southampton. Its location is also ideal. Elizabeth cared for us and our move back with the most attentive care, again as if she was helping a family member. We must have had 30 phone calls and 30 emails back and forth (we changed units after signing the original lease) and all changes and information about the units she handled very happily. Her service was unbelievable, heading up to vacant units to measure spaces for us, etc. We cannot thank her enough and to Hanover for fostering such wonderful care.Neil and Nova Cambronero

I could not be more in love with my new home! This is the perfect fit for my husband and I. Everything about the cozy apartment and friendly environment makes our time more enjoyable. The management so far has been very attentive to our needs. Overall an amazing place to live.

Ive moved many times and lived in apartment complexes all over the country. This is the best apartment building Ive ever lived in. Staff are great. Building is modern, and amenities are fabulous (rooftop pool is awesome). We had a wonderful view from our balcony on the 10th floor. It is also located in one of the most walkable neighborhoods in Houston. Super convenient commute to my job in the medical center. You will not be disappointed if you move here! I am only leaving because my job is taking me out of state.

Ended up walking in on my lunch break, so not a lot of time, and though it looked a little busy in the leasing office I was still given a strong feeling of importance. I toured their 1 bed room and the amenities and was blown away by both. I also have a dog and a cat and the property felt very pet friendly to me.

I lived at the Hanover Southampton for 2 years (2020-2022). The building is nice and the rooftop pool/gym are excellent amenities. The area (Rice Village) is 10/10 for Houston. One of the very few walkable communities. The units are fairly spacious with upper middle-end finishes/appliances.Cost was quite expensive for what you get and watch out for predatory move-out costs that require follow up to (partially) resolve. The unit maintenance is also very mediocre requiring multiple visits for the same issue. There were a few security issues during my time there - my bike was stolen from the garage, although I was reimbursed by the building for ~80% its new value which was fair.Overall, youre paying for the area.

We went for a tour this weekend and Jennifer did a fantastic job showing us around. This is a really impressive complex for several reasons; the parking is very secure, amenities are all very nice, location is fun with lots to do, floor plans are well thought through, and the staff are all friendly and helpful. They go above and beyond at all Hanover properties and leasing from any Hanover property would be a good experience. Good job Jennifer and all the Hanover team that helped us this weekend

As a delivery driver for FedEx I run into a lot of problems with apartments but not with Hanover Southampton. The concierge, Blanca, always greats me with a smile on her face , and helps me with the door if she not assisting residents. The managers are also very helpful when I need to reach a resident or need signatures for certain packages over all the staff is great.

Beware of exorbitant fees for things like late rent and not giving proper notice of not renewing your lease. It is a nice building, but it is very clear that the management is very greedy and money motivated rather than caring about its residents.There is a 10% fee for simply being 1 day late with rent. They also charge exorbitant fees for late notice of lease termination. My lease was set to terminate and I gave 45 days notice of not renewing. However, I was somehow expected to know that I needed to give 60 days notice even though I was given no warning or heads up about this. As a result, I owed a fee that equaled to 15 days of rent at move out. Additionally, I was charged fees for amenities, water, gas, and a month to month fee even though I had already turned in my keys, was not using water, gas, or amenities, and had not elected to continue my lease/go month to month. I tried calling and emailing them several times to discuss, but instead only received automated emails threatening me to pay the fees.The garage is also not secure. My very nice road bike was stolen out of the garage despite having a heavy duty lock on it and the management was not sympathetic at all. It wasnt until several other bikes and a motorcycle was stolen that they actually did something about it.

My husband and I spent a year looking for an apartment to lease in the Houston area, where we had been long-time home owners. The search was very frustrating, to say the least.Then we were referred to Hanover Southampton, by one of the current residents, who suggested that we look at their large 3 bedroom home. To our surprise, we discovered this amazing and spacious floor plan.We are so happy here! Hanover Southampton is such a warm and friendly environment from the residents to the staff- it is a boutique type residency with an attentive team and still so accessible to downtown. We really love our apartment home and enjoy the beautiful roof top amenities. The staff is hard-working, and dedicated to helping the residents, not missing a beat during these difficult pandemic times. We feel so lucky to have found Hanover Southampton--it is a real gem.

My wife is the reason I’m leaving a review. She is very important to me, and her appointment choice is the only choice when picking a apartment. She has toured and interacted with their team multiple times and they are fantastic! The property is awesome , the team really cares about the people there, and there was no other option when it comes to wanting the best. It’s not normally my thing to review places but this places deserves 5 stars and then some! If you are looking for a place that you can come home to, or feel at home when you have to be away from yours, then this is it. Oh and Elizabeth has been awesome every time and Max always remembers you!

Hanover Southampton is everything you could imagine in a luxurious setting for apartments. In addition to the great decor, over the top amenities, and welcoming environment, the managers and concierge are always friendly and helpful. I cannot imagine a better Rice Village community. The reason I continue to lease in this building is because of the attentiveness by the staff. They are always available to help with any questions or concerns I may have.

This is the most desirable apartment building in Houston with its proximity to the Rice Village and refined amenities. The other reason that I rank it so high is because of the sales people. Yesterday, Wyatt Pace hosted me and my clients on a tour. We saw approximately 5 units and all the amenities. He spend a lot of time with us and he was stellar. He went above and beyond by allowing us to use the board room to sit and discuss our options in private. Then, we asked him to take us back to two that we had already seen. Of course, he agreed with a smile. Wyatt made the process seamless and made me and my clients feel welcome and valued. Of course they signed a lease the next morning. I will definitely be bringing more clients back to the Hanover Southampton.

The Hanover Southampton is a wonderful place to live for busy professionals in Houston. It has excellent access to the Texas Medical Center and is within easy walking distance to the shops, restaurants, and studios of Rice Village. In addition to luxury features in the units themselves (such as open concept, modern kitchens with stainless steel appliances, large master bathroom with soaker tub, and balcony), the building has a top-notch staff and countless amenities that make living here very pleasant. The concierge team makes deliveries, packages, cleaning services, dog walking, etc. easy. There are beautiful community spaces including a pool and sky lounge, exercise room, theater room, and large entertainment space with a catering kitchen. The developers really thought of everything, and the staff make it a wonderful community!

Hanover Southwest is absolutely beautiful. The staff greets you at the door and could not be nicer. The pool and media room are amazing and never too busy. Everything is always clean/shiny which is so important during the COVID pandemic. Hanover Southwest is the best complex in town!

After 5 years of calling Hanover Southampton my home, I am saying goodbye. However it has been a great experience. Max and all the concierge staff go above and beyond to manage the needs and logistics of all the residents, all with wonderful smiles on their faces and friendly dispositions. Christy and her leasing team do their best to accommodate all queries and mitigate any issues which arise. Luis and the maintenance team are attentive and timely to work requests made. When issues arise, there is an overall team effort by everyone at Hanover Southampton to ensure residents get back to normalcy as quickly as possible. Makes calling them home very easy. I wish the team all the best.******I love living here. It is safe and well situated. Walking distance to many stores and restaurants. My experience from the time I moved in September until now has been stress-free. Matraya did a great job of showing me the property and its amenities. Everything is amazing. The fitness center is a bit small and not as well equipped as previous apartment I was in. However everything else gets 5 stars. The concierge staff are always friendly and helpful, especially Stefanie. They remember residents by name and this really makes you feel at home.

I was on the hunt for an apartment community with some unique specifications to accommodate a 8ft high cargo van, a compact car and my 50lb dog. I knew my requirements were difficult to meet because most luxury apartments Ive come across have 7ft garage and restrict to smaller dogs.When I stopped into Hanover Southampton, I was greeted by Elizabeth and the experience was absolutely amazing. She really took the time to listen to my needs and took as much time as necessary to show me around the facility.Even though she came to realize the height of my cargo van was problematic, she spent the time to tour the resident parking garage with me to point out how the first floor had more than enough ceiling clearance. With this in mind, she went to bat for me to inquire if the height restriction at the garage entry could be changed at least for the first floor.In the end we learned that this was not possible, but I couldnt believe how they really work to make the place as welcoming as possible. Every other luxury apartment I went to up to that point just flat out told me NO the moment they found out about the size of my vehicle or dog.Needless to say I was really disappointed because the amenities at Southampton were WAY beyond what I imagined. Their dog spa and park area alone were out of this world, let alone what the tenants had available to them. Moreover, it really felt like the place operated like a true community. Every tenant that came through the lobby area or passed us in the hallways was greeted personally. They seemed to know Elizabeth by name and she also knew them.SUPER IMPRESSED!!!

While i myself am not a resident , i must say is the cleanest and most secure property i have seen. I got to see the amenities on my second visit and fell in love with them they are amazing specially the skylounge . The staff is very respectful, thanks for your service.

Its located between two upscale, established neighborhoods and is within a block of the Rice Village shopping district filled with various restaurants and shops. All of it is easily walkable. Bright with large windows, great views and high end feel. The staff is friendly, helpful and the building is well-maintained.

I recommend this apartment complex. I was looking for a beautiful and comfortable location and as soon as I found this complex i fell in love! They also take walk-ins And management is extremely helpful. Luis made sure I had a smooth transition . I totally suggest you ask for him if you need any assistance! He was really helpful and nice . I alsc like how maintenance is on call, whatever you may need theyll make sure to help.

Weve lived here for over a month and agree its one of Houstons Most Desirable neighborhoods. What makes Hanover Southhampton unique is the warm hospitality from management(Steven, Elizabeth, Erica). In addition, the luxury gold standard amenities-fitness center, outdoor terrace, and club lounges are 5-star.

I have lived at the Hanover Southampton since August of 2020 and have overall been underwhelmed. Although it is a great location if you want to be close to Rice Village or Rice, my experiences have not matched what one would expect for the above market rent:- There were fire code violations present in the stairwells for weeks. I raised this concern with management, to which nothing was done until the City intervened.- The garage doors consistently malfunction. At times cars are unable to enter or exit the garage.- There have bene multiple break-ins in the building during my time living here. Though break-ins are bound to happen in apartment complexes, there is little transparency provided in these situations with notifications being sent months following a break-in.- One of the two rooftop grills has been broken for over a year.- The maintenance staff has entered our apartment without first calling.- I have submitted maintenance issues which have been marked as resolved before anything was done to fix them, I then had to take more of my time to get these issues fixed.- Through my wall I can clearly hear a neighbors zoom calls.Ultimately some of these items would be forgivable at a more market rental rate, however, this building is advertised and priced as luxury yet doesnt deliver.

Scheduled my tour with Blanca to view the property & I can honestly say Southampton is in the best area in Houston! Everything is walking distance like shopping centers, MD Anderson medical center, restaurants, & a lot more, highly recommend

I have lived here for a year and can confidently say that the staff at this building are true pros. She is professional, was very helpful, answered all our questions, and she was willing to go the extra mile for us!The property manager, Christy cares about her tenants and not only the quota she needs to meet at the end of the month. We have addressed a couple issues inside our apartment and she took the time to sit down us, came to the apartment, and suggested a solution!-Great location: you can walk to Rice Village, to the Rice University track for a run/walk, to lots of restaurants/bars. Short drive to the Med Center.-Nice building: spacious parking spots, clean hallways, good size of gym, nice pool and pretty landscaping!

I lived at Hanover Southampton for one year with my family. I absolutely loved my time there! It was wonderful because it was a small, quaint high rise that was in a private location, yet offered all of the outside amenities of living in Europe where I am from! You could literally walk outside and go shopping, get a wonderful meal at an elegant restaurant, drop off dry cleaning, then stop for coffee at a boutique coffee shop all in one afternoon! Best of all, it was reasonably priced and I had a beautiful home during my stay there! The office staff was so nice and professional that they felt like family! As a Licensed Real Estate Broker & Investor, I tend to take a different view on the places where I choose to live with my family; and Hanover Southampton has won the vote for one of Houston’s best places to live in my opinion! If I ever move back to Houston, I will always choose this community as my place of residence!

During the power outage, the staff went above and beyond in making certain we were safe and did everything possible to provide any creature comforts they could. No request was too small. Actually this wasnt a surprise because during the three years I have lived here, they have always been this way. The staff stayed onsite and I know many of them have families that were suffering, too.The standby generator kicked in the minute the power went off providing fully functional elevators, power to the garage doors and lights in the hallway.This is a great place to call home!

It is a smaller property that from the time you walk in the door feels more like a boutique hotel than an apartment complex. The concierge are a warm welcome to the community. They know everyone and are incredibly attentive, and hospitable as are each member of the staff. They all go above and beyond when you need a special favor or something out of their normal realm of duties. This hidden gem in the heart of Rice Village is a great place to live and enjoy walking distance to the best restaurants and shops this side of downtown.

Great place to call home! my wife and I moved in approximately 1 month ago and from the early beginning with the application process through moving in and being a resident here is just perfect. The atmosphere is designed to be very accommodating and resident well being oriented. It starts with a super responsive team and willingness to accede exceptional requests and ends with community events arranged by the property management.The property itself is brand new and well designed, amenities are very luxurious and so far way than satisfactory for a couple like us.neighborhood is very quiet, safe and walkable, with a lot of restaurants and shopping opportunities.Most important, residents are quiet and polite. we got a chance to meet them on several occasions that property management arranged (like Saturday bagels brunch etc...), all were very kind and pleasant.Finally, we feel like living in a city in the middle of the village...Moran and Helly

We moved in late last year and have been completely disappointed with Hanover Southampton. There are multiple issues in our apartment and the maintenance staff always looks for the easiest or cheapest repair instead of doing it the right way. Now, almost all of the community amenities have issues. The theater room projector is broken. The Peloton Bike is broken. The pool has multiple broken jets and lights. The TVs in the lounges have damaged screens. Our calls to management are met with empty promises. While its one of the nicer apartments in the area, its not worth the high rent and fees!

We just recently leased a wonderful 2 BR apartment at the Hanover Southampton in West University. Here are my top ten (10) reasons why you should consider living here if you can afford it and are looking for a 5 star luxury building.First, the leasing process was amazing. We live in NYC and have experience dealing with luxury rental buildings. The service and attentiveness from Elizabeth Baxter was absolutely top notch. Most importantly, she was gracious with her time, she explained everything for us and she was proactive, yet not the least bit pushy.Second, after the lease process is completed, Elizabeth dos not not just move on to the next customer. She takes the initiative and effort to build lasting relationships with everyone she bring into the building. It’s really nice to have her as an addional point of contact. On the first day of our lease, Elizabeth delivered a bottle of wine, two wine glasses and a “welcome” note.Third, the staff in the building are genuinely nice and always there to offer a helping hand. We rented the apartment for my mother-in-law, who is new to living in a luxury apartment highrise. It’s extremely comforting that the staff and neighbors in the building look out for one another. She has already started making friends with other people in the building and was even invited to a neighbor’s 80th birthday party in the rooftop lounge.Fourth, the common areas, such as the pool, courtyard, lounges, gym and the screening room are all extremely well built and immaculately maintained. Everything is in line with what you might see in a 5 star boutique hotel.Fifth, the building is occupied by a wide range of people, including young couples, professionals, people who work at the medical center and retirees. The building is also pet friendly, which we were pleased to learn. For couples with young children, this location is zoned to West University Elementary School - a top rated elementary school in Texas.Sixth, the apartments are large and contain high-end finishes/appliances. The apartment we leased has super high ceilings, ceiling fans in both bedrooms, plenty of instaled lighting, a full washer/dryer set housed in a small laundry room / supply storage area. There is also ample indoor parking, which is great on extra hot/humid days.Seventh, the building and parking lots are safe and secure. Key cards are needed to open all entrances and to use the elevator. Security cameras also cover the garage and and the interior access doors. Also, because there are only 206 units, people tend to notice more quickly when someone enters the building that looks out of place.Eighth, the Hanover Southampton is centrally located within Rice Village. There are tons of dining and shopping options within walkimg distance. Food delivery is also simple to navigate because the concierge calls you before the delivery person comes up. This process also prevents random people from walking inand staying in the building. The concierge also has access to cold storage, which is very helpful if you are expecting the delivery of perishable items.Ninth, it was extremely important for us to lease in a luxury building that had a neighborly feel to it. All of the staff are friendly and unpretentious. They also organize frequent events in the building aimed at helping tenants to get to know one another.Tenth and finally, it’s just a very cool place to live that will impress your friends, family and social media followers.In closing, in case you haven’t picked up on it yet, we really love this place! If you do decide to lease, mention this review so you receive the same level of high service we did.

Im officially moving in this month but so far everything has been wonderful thanks to Julie Pham and the rest of the team at Hanover Southampton. Julie was a huge help in everything from selecting my apartment remotely (while still living in NYC), figuring out the move in process, and getting set up in my new apartment. Im so thankful for her help and for making the stress of a cross country move a little easier.

A nice building in a very good area.But be aware that they will push the price up on your lease significantly every time you try to renew, it seems like it more important for them to get new leaser in, than reward and keep the current loyal tenants.

This building is ideally located in Rice Village. The apartments are gorgeous, with premium amenities. Elizabeth is extremely responsive and capable and has been a delight to work with.

Absolutely love calling Southampton home, beautiful community with lots of walking places around. The staff is great and super responsive.

Fantastic building and community. Close to so many great restaurants and coffee shops. Max at the front desk provides a 5-star experience - extremely professional and attentive to detail. He is always ready to provide 5-star service, with a smile at all times.

I had a great tour of this property. I enjoyed viewing the property and units with Wyatt who was very patient and informative. He answered all the questions and gave great suggestions.. I look forward to moving on the leasing process and enjoy becoming part of the community

I have lived in this apartment complex for about five months. The Hanover South Hampton is aesthetically pleasing and very beautiful on a superficial level. It’s high ceilings and modern hardware are alluring. The outdoor pool is sexy. It is a located in an upscale and refined neighborhood. Unfortunately, the building was constructed with incredibly shoddy workmanship. I have had more than 10 maintenance requests in the very short time of living here. Some of the more serious include multiple nails in various locations were sticking up through the carpeting (the pointy part of the nail!) This tacking is a public health hazard and beyond unacceptable. Can you say tetanus?The building is also not up to code, which is the gravest concern in an emergency. The building recently lost power, and there was NO lighting in the stairwells or basically anywhere. There was no back up generator. If you did not have a light on your person, it would be a frightening problem to escape in the instance of fire. I missed a scheduled class because I was stuck in the garage, without lighting or a way to get out. Good thing I was not on call. I pay way too much rent money to put up with these shenanigans.On top of that, for luxury prices, you also should not have to deal with surface rust on “brand new” stainless steel appliances, ovens that don’t heat properly, and broken shower spouts (over and over). Maintenance requests typically take a least two tries to get right.

Great place to live in. Apartments are brand new and are very functional. Facilities are world class. Staff is always helpful, helping you like a concierge will do in a 5 star hotel.

Everyone on staff has been extremely helpful. The front desk is nothing short of amazing. Though I haven’t lived here very long, it has been a pleasure to have such a great staff to work with.

After looking at places in the galleria and upper Kirby, Hanover Southampton was my last stop. I realized that I had found a gem in between all points in the city, but yet slightly off of the beaten path. The team that runs this place know what they are doing, and they make everything easy living for every one who lives here.

Beautiful building, amazing leasing consultants like Steven Fritsch that help your moving paperwork run smoothly and they have great managers. Everyone is very friendly and kind here.

Visited the Southampton, and I must commend the assistance provided by the Kalani. She was welcoming, very gracious, and exceptionally patient.

Southampton is a great place to live. The staff is amazing and very helpful. The amenities are great, not to mention the stores and restaurants in walking distance is bonus perk.

If you are looking for an apartment, you have to check out Steven Fitsch, he is in my opinion the best leasing agent in HTX. I wanted to live there because the quality of service he provided me but also the area, love it!

Sky view is awesome overlooking the medical center and all of downtown.

This is a beautiful complex and such a wonderful area. A young lady named Danielle help me out and was very experienced.

Erica Johnson the leasing manger is so amazing she gave me a tour and was helpful and answered all of my questions. The property is top notch and the amenities are gorgeous.

Southhampton is the best. Secure, great location and well designed. We are in the midst of shopping and great dining experiences. Makes life simple.

Great building with friendly Staff. the apartments and facilities are fantastic and there is a great view from the rooftop. The neighborhood is excellent close to bars/cafe/restaurants.

Beautiful building and amenities. There’s restaurants in walking distance and the community is stellar. If you come for a tour you have to check out the pool and sunset terrace.
