I lived at this apartment for a year, I would not recommend this apartment to any friend/relative. I really wanted to love this apartment, and tried to, but it fell very short.Pros:The location is great right across from Hermann Park and quick access to the highway. Being across from Hermann Park was the best part of living here.The gym is great, I used it almost every day. It’s a decent size, good equipment, and really nice. The lobby, front office, resident lounge area is beautiful.My security deposit was given back in full, which I know some apartments will try to find any reason to not return so that was nice.The maintenance men are extremely nice andwere always respectful when coming into my apartment.Cons:Equipment is broken constantly. Elevators, key fobs, the parking garage gates, etc. It felt like every other week there was at least one thing broken. Elevators and gates would be broken for multiple days. I understand things break and apartments are at the hand of the vendors for repairs, but the extent that things were broken was not normal.Overall cleanliness of the entire complex is not good. I keep my apartment very clean and living here was the first time I ever had roaches. I did everything I could to get rid of them but never could. I also had seen roaches in the hallways, elevators, and garage. The tower building is very old, I think this contributes to their pest problems. Around the complex there was always trash, areas where dogs relieved themselves in the elevators and garage. People were not good at bringing their trash cans in. The trash room was always overflowing. I felt embarrassed having people over because of the way parts of the complex looked at times. I know this isn’t just managements fault, residents were not respectful of the space and did not take care of it.Appliances are very old. Sink, dishwasher, oven, microwave, washer, dryer are all very out-dated. Upon move-in our oven would not turn off without turning off the breaker switch. I put in multiple work orders for this, but it was never fully fixed over the year I lived there. While living there my AC broke and my sink faucet broke off, however, these were fixed.My car was broken into while living at this apartment. I was parked inside the garage. Packages were also constantly stolen around the complex.Management is not very friendly. Every time I would go into the front office interactions felt passive aggressive and insincere. I avoided the front office as much as possible because I always felt like an inconvenience.I lived in the tower facing a courtyard and one of the other buildings. There were multiple occurrences of residents having parties on weekdays until 3am. The loud music would ricochet off the tower building and was extremely loud, preventing us from sleeping.Since I have moved it has been a huge sigh of relief to be in an apartment that prioritizes cleanliness, safety, and kindness. In my opinion, the cons heavily outweigh the pros. This was my first time living at an apartment that I could not wait to move out of.
Below is where us residents are expected to throw away our trash. They used to have trash chutes but they closed those a few years ago because it was too difficult (or too costly) to maintain. They sometimes have a large bin for us to deposit recyclables but it’s only sometimes and often people throw non-recycables in there (because of an issue I’ll mention later).What you see in the pictures is the area where the trash compactor is kept. It’s actually not that bad compared to other times when the trash pile is so large you can’t enter the room (which often leads to residents throwing their trash in the recycling bin). It smells, and it is unsightly. There could be a better, more DIGNIFIED way but costs are cut by owners at our expense. If you are okay with this, rent here. If not, there are other nearby places that won’t have you searching for a consistent container for your recyclables or climbing over trash and breathing in who knows what so you can get rid of your trash. Merry Christmas.I will take of picture when the trash pile gets really large so you have an idea of what I’m talking about and post a second review then.Management in the leasing office, specifically: Y’all are amazing and the reason why I’ve released twice here. This is year three of me living here and I’ve never witnessed such an awesome, and people-centered team. This trash issue is not your doing. That being said, I will keep documenting this issue in reviews until we get an e-mail blast sharing what changes will be made, AND we see the changes happen. Then I’ll take this down and stop. This trash issue has been going on for two years and I’ve had this discussion with other residents. We just deal with it because a lot of us are too busy and tired but they’re in agreement that this is pretty ridiculous and won’t be recommending others to live here. This is in addition to our collective complaints on how long it takes for work orders to be completed (but that’s a separate issue).
I really tried my best holding on living here for 2+ years but it was definitely a disaster. Elevators are ALWAYS down, the gates to enter have been broken for who knows how long. ROACHES ARE EVERYWHERE. People steal your packages even at your door step & the Break - Ins into cars are very frequent. There have been many times people leave trash bags in the elevator & even place them at your own apartment unit for their own sake. FLIES tend to be a big thing as you can see in the picture & the worst of all the LEASING OFFICE is very RUDE & NONCHALANT TO ANY REQUEST. I hated going into the office for anything, That’s how terrible it is. I definitely wouldn’t recommend a friend/family staying here. Please spend your hard earned money else where it is more clean & respectful to their tenants. DO NOT MOVE HERE!
I’ve been at Hermann Park lofts for over a year now and after reading these reviews maybe it’s because of the side I stay on but I don’t have many issues. My water pressure is fine, I don’t use and elevator so I don’t have those issues, my power never goes out even during the hurricane and recent snow storm.Maintenance is very prompt in most cases in rectifying an issue.Office staff is always pleasant…management don’t hide back in their offices, they are attentive and empathetic with any issues.“Sophia” is absolutely amazing from my move in process still till today over a year later.I love living at Hermann Park Lofts
If I could do negative 10000 stars, I would.Problems I had living here:Most recently, emailed them about my broken oven because it wouldn’t let me do the service request online. No response. Finally could do the service requests (the website is messed up), they still hadn’t come. Had to ask a random neighbors to use his. He said it took a month for him when his was broken. Go downstairs, their demeanor, attitude are so below par. Apparently the work order was done, no communication. So easy to respond. Still nobody’s come.As soon as I moved in, the toilet was broken for a week and they treated me like it wasn’t that big of a deal.All 3 elevators are broken and have been for months. God forbid you’re wheelchair bound.Garage door 80% of the time: broken. Hope your car doesn’t get broken into. I’ve just been lucky.Rent will never ever be the price you sign for.Roaches. Ask for pest control? They’ll say they came and never do. We pay for it every month though.Old building. Usually filthy.Water leaks in the window with heavy rain.Roaches.Trash valet that we pay for will either not get your trash 5/10 times or they’ll leave the bin knocked over on the floor.I cannot wait to move out and I have so long to go. Moved here because it’s closer to work, should’ve just stuck with the 45 minute drive everyday.
Wooow!!! Where do I start ,This building is a complete disaster !!! The elevators stay broken here. The lady that works inside the office said she had roaches coming from her oven & said she’s moving and asked if I had the same problem, a few weeks later I had a roach problem here and I keep things very clean !!! If you have an emergency situation they will not answer till they are ready I had several incidents that was not handled. PLEASE DO NOT MOVE HERE THEY DO NOT CARE & They will just take your money your car will get broken into maybe even your apartment and packages will be stolen the only thing looks nice is downstairs please don’t be fooled. I AM SO HAPPY IM MOVING INTO SOMETHING BIGGER & BETTER LIVING HERE IS NOT WORTH IT AT ALL !!! BEWARE!!!!!

Poor communication among leasing staff. I was told by one leasing agent yesterday to come back today due to low staffing—so that I could have a tour. I returned around the same time today and saw that the additional staff was available. I was told by a different leasing agent that it was 5pm and too late, all whilst the aforementioned leasing agent sat quiet and failed to speak up and mention that she had told me to return today for a tour. No longer considering this place as I can see what I would have to deal with for at least 12mos.I tried to ignore the negative reviews, but many of them point to the leasing office.
The initial contract setup was mired with communication issues but Sophia and the team pulled out the stops to make sure I was able to move in on time.Apartment is solidly built and wonderfully quiet with a spacious floor plan and balcony. Decor and appliances are very dated, but this seems to be the norm in Houston. Some bright furnishings will soon cheer it up.Very accommodating for my service dog, and the entire building (that I have seen) is truly accessible. Would heartily recommend to anyone with mobility issues.Well recommended so far.
I toured the property with Sheila. She was professional, informative and provided options for my interest.The amenities included a wonderful newly renovated fitness center, a serene community center equipped with private study rooms and a luxurious pool.The apartment I viewed had a chic industrial design equipped with a gorgeous island, brick wall finish and cement floors.I’m seriously considering calling this home.

The building’s trash pickup is inconsistent, often resulting in residents leaving trash bags in the elevators and on the floors. Additionally, the parking garage gates have been broken for over two months, leading to an increase in car break-ins.The security staff seems to be more of a presence than an active deterrent, as they mostly just walk around the building or stand in the lobby without much attention to the areas that need it most.There is definitely a roach problem, particularly on the first few floors where trash management is poorly handled. Fortunately, I live on a higher floor, so I don’t have to worry about roaches using the broken elevators to join me! (Theyve also been broken for 2 months +)The appliances are old meaning my electricity bill is high, and the dryer takes 5 cycles to dry the clothes!Close to ending my lease, but I definetly wouldnt consider living here again! Dont let the New York brick loft appearance fool you!!!
I really wanted to like Hermann Park Lofts (HPL). Its location is right across the street from the Brays bayou greenway trail and a bridge that leads you straight to Hermann Park. For anyone who works in the medical district of Houston, HPL it is a good location, with a central location within 10 minutes of HEB, the park, and the museum district. Sounds nice, right? Do not bother living here. Maybe live close by for the location, but do not fall into the trap of living at Hermann Park Lofts. It is not worth your money.The website highlights the good things about the apartment, the things I got sold on at HPL, and probably should have taken more advantage of. The spacious gym, the pool, and the lobby leisure area are all aspects of the apartment I enjoyed occasionally. All this for a mandatory ~$25/mo with an amenity fee. Is it worth the fee? It depends if you use these amenities. I used the gym a few times a week. (Sometimes, the AC wasnt on in the summer, and it made the gym really unpleasant to work out in). I wish they upgraded the coffee machine in the leisure area—it made OK coffee and was broken often—and made the lobby not reek of cleaning products every morning.Here comes the negatives, and why I give this place my star rating:(1) The apathetic staff did not make you feel welcome and their communication to residents is absolutely horrible. Half-way through my stay at HPL the apartment towed my car because I didnt heed the message to pick up a resident parking pass, and they tow any car that doesnt have the parking pass. When I moved in, there was no resident parking pass (or at least I wasnt informed of one). After a few months, they implemented the passes. Yes, it is ultimately my fault that my car was towed, but there was no physical warning of this change (i.e., no note on my car as a warning, no checks of my license plate in their records, etc.). One day, I woke up and my car was gone. What really made this experience unpleasant was the way the front-desk workers treated the whole situation. When I expressed my concern that my car was not in the garage and might have been stolen, I was met with complete apathy. This and many other experiences with the HPL staff made me feel like they either really dont care about the residents or the staff absolutely hate their job. Either way, my interactions with them reduced my experience living in HPL. The staff was just not nice—and they only faked kindness when they thought you were a prospective resident.(2) Except for a few lightbulb fixes, I could not get anything significant fixed in my apartment. I had a couple of maintenance requests that either went completely ignored or was so poorly done that I slowly started resenting living at HPL. For example, for months I could not get a crack in my sliding door fixed. Only a week before my move-out day did someone finally come to look at it. But for these months, I was likely losing precious AC and paying more for electricity than I should have.(3) Hermann Park Lofts squeezes as much money out of their residents as possible, or at least thats what living there felt like. Amenities I understand paying for. But the $25/month garbage fee for them to pick up your garbage every day is not worth it. The garbage situation was beyond frustrating—the only way to dispose of your garbage was to have them pick it up between 7pm - 9am every day, and if you leave your garbage can outside your door outside of those hours, they charge you.Finally, you will not get your security deposit back, and if you do, it will be fraction of the amount. You pay a $250 security deposit. They told me theyd sent me the deposit over mail. That never happened. Frustrated, I picked it up in person the next time I was in town.Save your money. Live somewhere cheaper, somewhere that puts more effort into pretending to like their residents (or actually do like their residents), and dont bother living at Hermann Park Lofts.
Quite apartment building with a friendly leasing staff. Occasional meet and greets sut up monthly. Hardly any traffic coming in and out from Alameda st.
Lived here for a year and a half in a ground level studio.Pros: new appliances, some units have a private yard, location right by Hermann park, nice gym, reasonably priced for areaCons: no sense of community/friendliness, loud street noise if you’re facing Almeda, they’ll raise your rent by almost 20% at the end of each term, EXTREMELY disorganized with finances (ex 1. I moved in on a special offer of $1,000 off first months rent. They never fulfilled this so I had to go into the office with printed proof of signing on this offer, and they finally took it off the following month) (ex. 2 They claimed I didn’t pay a deposit & charged me additional fees for basic move out cleaning which I then paid with money order. They then acted like they never received it even though I handed it in directly to the leasing office, and they sent this to a debt collections agency!!)They do fix these mistakes once you address them, but it’s still a total headache. If you do consider moving here, just remember to keep your receipts of everything!!
Been living at the Lofts for 5 months now and have enjoyed every day. Cleanliness is great, the amenities are actually worth it, and the time for service requests have been pretty good too. The office gets back with me timely when I reach out or have questions. Devon was always amazing as well he was truely an outstanding worker and person. The office events are fun and exciting as well, there’s always something to look forward to. All in all these apts have lived up to its worth!
Lived here for two years. The location was perfect for me as it was close to work, HEB is around the corner, and right in front of Hermann Park! Maintenance was quick with my requests, leasing office was very responsive to any emails, and the complex itself was pretty quiet. I wish the appliances were more up to date tho, that’s the only somewhat negative thing I have about this place. My washer and dryer was the stacked one and so old! My stove top was also an older one. one month left here and it doesn’t even work anymore.other than that, this place is great!

So where do I begin….Well I’ve been looking at apartments in the area and really liked these for the location. I work in Austin and commuted to view this community, and since I will be working in TMC these are very convenient. Unfortunately I was sadly greeted by the worst person to represent the face of this establishment. As I proceeded to ask if I could get a tour of their one bedrooms and two bedrooms; instead of helping me set up an appointment she suggested I go online and make an appointment myself. But regardless not only did she not help me since I drove over to this location the least she could have done was help me make an appointment while I was there to show a little interest in my needs. But unfortunately I had to request she help me with making an appointment, which is rediculous because if she had any grasp of good customer service this should have been the first thing offered. And honestly if there was better customer service I would have had no problem doing things myself but it was the first impression which says a lot. Anyways as we continue to go through the questions, she has attitude with me for being interested in both their floor plans they had. So if you want to consider both a 1 and 2 bedroom don’t come here; because if your mind isn’t made up then it seems very impossible to consider two options. So finally after I finished answering her questions, she so annoyingly asked me, we made the appointment but what’s even more sad is I won’t be showing up to the appointment due to the rude and immensely disgusting customer service. Oh, her name was Sophia by the way. Also, doesn’t this say a lot about a company when they barely care to have you live there, let alone take care of your problems when you’re stuck in their lease?But all in all good luck if you are considering this place.
I had a great experience during my time here. The attention to detail was excellent, from the furnishings to the fully equipped kitchen that made me feel right at home. I was thoroughly impressed with the property management. Their professionalism and attentiveness truly stood out. Their dedication to maintaining the apartments cleanliness and functionality was evident throughout my stay. My Leasing agent Devnon truly made my transition to Houston a smooth one. The amenities were equally impressive. The fitness center was well-equipped with modern machines and, for the most part, well-kept and clean.
The front office staff are totally hands off to all issues whether you live there or are just visiting.I was just visiting my partner, and for the 3rd time now, in less than 3 months, Hermann Park Lofts have towed my car from their parking garage. My partner has lived here for over 2 years and has never had this problem until the change in management.
Im writing this to hopefully help someone else who has read the other reviews here! I looked at the property in December and loved it, but I was hesitant after reading some of the reviews here. My experience at Hermann Park Lofts has been wonderful so far! The property could be a lot cleaner however, we can’t only rely on just the workers. We as residents play a role into keeping the property clean. My part of the building (cant speak for others) is very quiet! The amenities are very thoughtfully designed! The leasing team has been incredibly helpful - I think each member of their team has graciously helped me at some point. I dont ever write reviews, but I thought this might be helpful to someone else reading the other reviews here! I think when people have difficult experiences they are more likely to post a review about it, but no one thinks to post a review when things are really well done! So, here is my contribution. I’ve made a great decision applying here.
The property management is absolutely horrible. There is a terrible problem with pests, more specifically, roaches. Even after reporting this multiple times, the issue was never resolved; and a pest control fee is charged monthly.The air conditioning/heat units dont work. When reported, the work order is marked as completed, but the work is never actually done.The elevators are always down. It is basically useless considering that they are literally inoperable almost always.Appliances are old. If you know a little about appliances, this can sure take a toll on your energy bill. The dryer has to run about 3-5 cycles before clothing actually dries. Dont be fooled but what is offered because most of the appliances dont work.There are always water outages. While they can blame that on the city, it is absolutely absurd!There are so many other issues I can list that have never been addressed and never actually resolved, but the bottom line is that the property managers are doing a horrible job; especially Sheila. She is absolutely rude and has no concern for tenants. She will lure you in with friendliness at first because of course she has to be nice to potential tenants, but once the contract is signed you can forget about hearing back from her when you have an issue to report. She will redirect you to someone else, or you can get used to going straight to an answering service.My daughter is a student at the university and had so many issues with this place, I could not wait for her to get out of there. One really important thing is that the parking garages are supposed to be secured, but they arent; and basically nothing gets done about it. It is unsafe and the management is unreliable. Even the mail delivery system is ridiculous. My daughters mail/packages have been stolen and even after reaching out to management, they made no attempt to help.Put your money where you will be valued and not just another apartment number.
This property is amazing !! I had the hardest time finding somewhere that met all my wants and needs in a living space. The front office staff are so friendly, helpful, and informative. Devon made me feel so comfortable and aided in me being sure of my decision to sign my lease here. He is very personable, knowledgeable, and inviting. Big grabs for me was the location, the gym, layout, and staff! Highly recommend!!!
These are definitely not luxury apartments. We have lived here since May 2023, and have requested the ceiling fans in our outdoor hallways to be replaced, and they are still broken for the past 3 months. The parking gate has broke off and on, there have been roaches in our apartment (they did send pest control), homeless guys sleeping at the pool (maintenance did ask them to leave). There is dog poop everywhere and the residents don’t pick up after their dogs because they know that maintenance tries to keep up with it. This is not an awful place to live, but it is most definitely not luxury.
Move in was very smooth, all my questions during the lease signing were answered promptly and quickly. I was able to pick up keys and parking permits very easily on the move in day. Makes me look forward to the next year living here!
Im usually not the one for writing reviews but, I must say I am highly impressed with this property and their service. The office is very welcoming and energetic. They have been very engaged and detail oriented with each tenants needs and concerns so far in addressing them. Karen in particular has stood out with exceptional service and outstanding follow up. On top of the outstanding location, the gym here is excellent along with very swift and reliable service. I like the convenience of texting management your service needs instead of waiting on hold to track somebody down. Would highly recommend this property for any person!
The office staff was extremely helpful and accommodating with my move in and friendly with my dog. Living here at Hermann Park lofts for the past two years has been amazing. Angel and Shelia helped accommodate me with any and everything I ever needed. It saddens me to leave but I know I have build a great relationship with them.
I wish people at this complex understood the definition of disturbance is exceeding a decibel level, and odd hrs inbetween 10pm to 7am. I wish Management were not trying to blindly repeat what happened to me yrs ago here, and indiscriminately making me leave for a few complaints. (But I do dislike my neighbors smoke (something brown) getting through the walls in late evening.) In addition, my fire alarm went off for hrs and I was 5 days without AC, because they wanted to hurt me, and couldnt fix the emergency.To all my neighbors, I purchased a highest quality air filter (from Home Depot), cut it then layered an overlap of maybe 4 inches as a flap, so the air filter fits, and both sides in place, and airflow direction correct. This improved air quality.Americans learn and better theirselves in their own lane. It is disturbing to see original people disappear and new people with the same pets in the same location. Also it is scarey when people do not know nor follow the law. Too much immigration plus the foundation here, makes America like a 3rd world country. I complain in part, because since Im qualified as a Teacher, I want positive change. Know the law and follow it, learn to learn... Do not steal from, nor invade others.Christianity is another thing that makes America great, and it is the foundation of Constitutional values- liberty, rights for an individual, honesty, right to be secure in your dwelling, and inherent value of life...I look forward to when both smoking and vaping no longer exist. People just dont know that a single exposure is potentially genetically altering and for offspring, plus other harmful effects. Smokers get skinny because their body cant absorb nutrients....in reply: Shelia Im worried that boy committed suicide last spring because he realized what they/he did to me. Christianity is the answer. I have no place to go, I have 2 big beautiful dogs, and there is no reason to be kicking us out. Again.Sometimes it takes 3 generations for immigrants to be caught up. As a Christian, I dont carry grudges, my God is the Author of all life, and Christianity informs my actions and decisions.
Hermann Park Lofts is a great property to live in! During my time here, I did not have any problems with any noise from other units and was able to live in peace and quiet. I loved the fact that everything is within a great distance. Hermann Park is within walking distance and a great area to relax and exercise. The gym is immaculate!!! Equipment is up to date and the area is spacious.The property manager, Shelia and staff are very professional! If I had any questions or concerns, matters were handled accordingly and in a timely manner. I would highly recommend anyone to stay here!
This was actually a great building to live in mainly because the staff members were very professional and unproblematic. It was truly peaceful and a beautiful property with lots of parking space. I think it is fair to mention that the water pressure was often low or sometimes the water did not turn on at all. Also, my electricity bill was always around $147-$200 while I lived here. As soon as I moved to another building it went back down to $65-$90. I am not sure what was going on in their system to affect my bill in this way.
Lived here for over 1.5 years. Generally a positive experience, but with some downfalls. Amenities are great (unmatched apartment gym!). The lounge is cozy and a good working space. Community coffee machine is not good.Biggest complaint about this property is that there were numerous gate malfunctions and water was not reliable/not functional multiple times. The shuttle to and from the med center is nice, but it only comes at the top of the hour, so that was inconvenient. Sometimes, the smell of weed was really strong; my roommate even had to sleep in the living room because the smell in her room was so strong...!
Im not one to leave many reviews, but after leaving this property tour I had to! The leasing agents were very attentive the moment I walked in. They were quick to engage in conversation and assist with my apartment hunt. While on tour Angel was very knowledgeable about the property history and the surrounding area. The models were nicely decorated giving me a great sense of what my new home could possibly look like. I would highly recommend others to at least go take a tour of this property to experience the beauty of the facilities and the professionalism of the staff!
I truly enjoy living here. Im writing this review because my heater had went out in the midst of the artic blast and maintence handle the issue the same day!! They truly care about their residents here and always have fun events lined up for us every month.
I’ve been a resident here for almost 3 years now, the location & commute of this area still amazes me til this day on how convenient everything is. The units really resemble a N.Y style loft atmosphere just with a lot more room. Great relationship with the staff in the leasing office. Shelia has always stayed up on communication with me which smoothed out the process of my lease.
I’ve lived here for 2 years and I love it! The neighbors are respectful, the staff is helpful and friendly. The overall experience has been great! I would recommend living here to anyone!
Please dont move here if youre considering to live in this apartment.Since the management has changed, the management and maintenance have been more terrible. The maintenance request to fix a kitchen faucet handle was made about a month ago and It still hasnt been resolved without any updates or explanations. I even went to the office, called multiple times but it is still not resolved. Another big problem is the elevators. There are 3 elevators, and they would turn off some elevators without any signs or email so I need to go around everywhere to find which one is working every day. One night, they turned off all 3 elevators so I had to walk upstairs. This is very critical since the main way to go up and down is by the elevators. The staff never respond back to anything and nothing never gets fixed or done. There are so many other problems but these are the biggest main issues that I hope no one else would experience living in the apartment. This property doesnt care about anyone living here and it shows so I would recommend looking for a better apartment.
In order to keep this simple I will do a pros and cons list.CONS:-Roaches: although my roommate and I are clean this persisted. Just had to kill them with spray frequently.-Elevators are down pretty often.-I really dislike how they spray the hallways and lobby/common areas with a TON of Febreeze. I mean a TON, gave myself and guests headaches.-They really, really need a fresh coat of paint in ALL of the hallways.-The cleanliness of the hallways, elevators, and elevator entry areas (windows, spider webs) is lacking, they need better maintenance.-My car got rummaged through a total of 4 times here while parked in the basement. I never keep valuables in it (my dry cleaning got stolen once-how crazy), and I keep my doors unlocked to refrain from spending $ on replacing windows. My bf left his doors unlocked on accident, it was rummaged through, and his gun, cologne, and gym bag were stolen.-Unfortunately, our office pipe sprung a leak in the middle of the night directly above my bfs open laptop....this created irreversible water damage with a VERY hefty repair fee. I talked to Angel about HPL covering the cost of the damage, however we did not have renters insurance (totally our fault & nothing was done) BUT at move in the leasing agent was negligent on multiple things: didnt verify our renters insurance, the math for our prorated rent and included concessions was done incorrectly (I double checked and saved us some $), and she forgot to give us parking garage stickers-my car was towed once bc of this. Had we been told about renters insurance we wouldve gotten it:(However, I also acknowledge my part in this and shouldve gotten it regardless and know better.PROS: Yes there are some lol!-The staff and everyone care. Very professional and sweet.-The coffee, and study/work offices.-THE GYM. WOW.-The location and Herman Park being across the street. My dog has made SO SO many furry friends. I got parents contacts to stay in touch.-Plentiful parking
While the maintenance staff is very nice, and I like my actual room, there are a few things that could be desired. The hallways and elevators always smell awful. Maybe its bad pet owners not cleaning after their pets, but the its smelled bad for 2 years now. Ive almost become nose blind to the smell, but am reminded and embarrassed whenever I have guests visit. While rent has gone up, it seems like the building has been not functioning as well this last year than in years prior. Had 2 power and water outages for the first time and 2 of the 3 elevators havent been working for over 5 days.Update: Feels like Elevators are down more than they are not down. Out of the 3 elevators, 2 are very slow when they are working. Usually one or two are out of service and it takes a long time to get fixed before they break again. Front desk doesnt seem very concerned and are more concerned with about parking then getting basic amenities fixed or maintained.
I been here for almost a years now and have had nothing but good experiences. The complex is always well tended to, the office staff is very friendly, and we have always had prompt response on our service requests. I especially love the Apartment Team. They put on little events For the community Its a great way to get out and meet the neighbors. This is truly a complex that cares
Very nice apartment buildings and I enjoy the loft style a lot, but the leasing process did take a while. There were a few bumps that I ran into along the way. Though the leasing agent Karen was very helpful throughout the process. Getting in touch with the leasing office was tough through the phone so I just went to the office and got better results via in person. Overall they strived to make things right, and although it took a while they met good expectations.
I love these apartments! I went a few days ago and did a walk thru and it’s everything I wanted! The decor in the models were tasteful and gave me a virtual of what to expect. It’s very spacious and the view of downtown is amazingly beautiful and relaxing! The staff, Manager Shelia is so professional and friendly! Any questions I had about the property or anything were answered in a timely manner! I’ll be signing my lease here soon to enjoy my new loft! Thanks to management for everything!

Do not rent here…. I called 7x to tryand see the property, no answer. When I walk in I’m not greeted. To my surprise I’m letting the phone ring and the property manager Shelia is ignoring the phone. At this point I don’t even want to see the property anymore. I didn’t want to have made a blank trip so I ask anyway. Then she reluctantly says “ you will need to wait til someone can assist you”. I just turned around and left, complete waste of time. I can’t believe that’s management acting that way.
If I could give this apartment 0 stars, I would. The main elevator has been out of service for over a month now. This makes it incredibly hard for food and grocery delivery drivers to find ways to get upstairs and makes it inconvenient for residents who end up needing to get their deliveries from the lobby. The management office is absolutely unprofessional and unresponsive to the issue. After multiple calls and emails from various residents, the issue STILL goes unnoticed by them. I once had to climb 8 stories at 6:30am because all 3 elevators were out of service. They do not communicate these issues to residents and do not have any action plan to try and fix the issue.The hallways always have a horrible smell and the A/C unit breaks at least once a month. Im planning on moving out as soon as my lease ends and would not recommend this complex to any person. There are far superior complexes with a caring management team in the area.
If you are looking for a place where management and leasing staff gives you a salty attitude and doesnt seem to care to give you any decent customer service, this is the place for you. Ive lived here for 2 years and it just keeps getting worse. Constant break-ins, elevators break all the time and rude leasing staff. The only positive that I give about this place is location and great maintenance staff. Seriously the maintenance staff has provided better customer service than the leasing staff and management. Every time I go to the office and ask the ladies a general question they act like its the end of the work and give me attitude. No smiles, no greeting. You dont feel welcomed in your own home when their first response to you is What do you want .For future residents, Dont live here. For the price you pay you can get a better place with better customer service.
I wouldn’t suggest moving here. The amenities (mainly the gym and lounge) are shiny and great but honestly the complex isn’t worth the hype. We had issues with water pressure (not being able to shower in the morning because there was no water pressure) for months, the gate was broken 80% of the year that I lived here, my key fob to get to the amenities or get through the gate did not work and when I asked for a new one they kept putting it off and did not give me one. I didn’t enjoy living here other than the fact that you are right across the street from Hermann park.
I stayed at Marquis lofts for three years and had no real complaints. There were some minor maintenance issues in the beginning, but staff was always responsive. Actually replaced my refrigerator after it lost power a few times and painted a complimentary accent wall when I lost food. Property management was super decent and caring. I enjoyed working with any them on any issues that arose. Everyone in office is super friendly and professional. The best part of marquis lofts was the proximity to Hermann Park. Did not flood in any of three weather events and residents were granted refunds on lost water during the storm and aftermath. I would definitely live here again if and when I ever come back to Houston.
Putting 2 stars because of location & price we were able to get the apartment at. I lived here for the past year, and am thankfully about to move. We have had issues with roaches (we pay monthly for pest control), leaks, no water (yes we literally wake up and can’t shower), broken elevators, break ins, etc. We’ve put in maintenance requests that get marked as completed without anyone ever coming to perform a service. None of the appliances work as well, typically taking 3 cycles on the dryer for clothes to be remotely dry. I wouldn’t recommend to anyone.
After living here for a few months, I can say that the apartments are pretty nice. The front desk is always pretty helpful and maintenance tries their best. There are some items, like our closet door to our washer/dryer not being even or some of the cabinets are uneven, that are iffy, but they are little problems you get used to.

Everyday it’s either these or a big group or four wheelers driving across the street. This applies most to the building facing the “park” that they charge extra for monthly.
Honestly would not recommend. The apartment is in a great location and the leasing staff is very understanding and helpful, but the unit itself has a ton of kinks that need to be worked out. The AC/ power ALWAYS go out when it rains (even just sprinkling) and the elevators are always down. However, I will say that leasing staff and maintenance respond timely and appropriately to the issue, but it is still very inconvenient to have to deal with the same issues multiple times. Seriously my AC has been broken probably 30 times and I have only been here for 7 months.
Manager sheila and all the staff are very friendly and attends your need.So far I have no complains about them.As a resident if you have pets be responsible some just left poop at the elevator or hallway. So far the complex has been great to live. near to everything. so far will stay longer for now.
I never leave reviews. But I wanted to say how I came in to view an apartment and the leasing agent Angel was so nice, professional and she knew her business. She definitely had me sold! Not to mention she was super cute with a great personality. 10 stars for her!
When we first moved here we found the management to be far more organized , promt, and attentive to our needs (which were typically very simple, such as having appliances fixed when they werent working). Following the changes of late 2018 we felt that the staff was disorganized and seemingly disinterested in being genuinely helpful. The new maintenance staff we also found to be quite rude and not very knowledgeable, whereas we used to adore the prior maintenance staff. On more than one occasion our requests were completely dismissed by maintenance staff and we ended up fixing certain things on our own. the dated appliances were a constant frustration, they were very noisy and regularly experiencing issues, which was somewhat manageable when the staff was helpful...but eventually became a huge nuisance. Residents were terrible with cleaning up after their pets, on numerous occasions we found see urine and feces on the elevators and in the parking garage. This issue was brought up several times with management and nothing productive was ever done to resolve this ongoing issue. The dog run was also poorly maintained. The mail room was also frequently littered with trash. Overall the cleanliness was far from great. Our bike was stolen from the parking garage, and there were many car break ins, we didnt really feel that the staff was very proactive about this situation either. The main things we like about this building was that it provided quick access to hermann park, and we loved the high ceilings and brick, probably the only reasons we would give it two stars rather than one. Aside from that, we found a lot of little issues that were in our opinion completely neglected and made it hard to call this place home.
Ive been living here for about two months and I love it. It has everything that I wanted out of an apartment, and was within my budget. I work in the Medical Center and the location is great. Security has been great and everyone is friendly.The apartments have concrete floors and high ceilings. The walls are very think and I havent heard any noise from my neighbors. The property is well maintained.There are a lot of dogs, but I dont mind them. My only complaint is that the noise from the street (Almeda) can be a little loud, but thats part of living downtown.Love the Lofts
For the most part, I have enjoyed living here for the past year and a half. I was a bit hesitant prior to moving in because I saw quite a few posts about car break-ins. It wasnt until about three months ago that my roommates car was broken into. The office sent out an email informing us of it, educating us to file a police report, but that was it. There are two cameras on the first floor of the garage. Two days ago, my car was broken into. I was parked by one of the cameras. The same email was sent out. Im frustrated that there has been no improvement in security. The front office, gym, lounge area, and pool have all been renovated in the past few months. There have been four break-ins that I am aware of within the past 6 months, at least 7-8 cars are broken into each time. This doesnt seem right to me, safety should come first.
Clean place, great amenities! Pest control is top notch too, Ive seen one insect in six months of living on the 1st floor. Would recommend!Edit (4/16/23): preparing to move out soon after two years -mainly because of rising rent- but Id like to add that aside from a bit of a gnat problem recently and a handful of small bugs, pest control has still been solid enough. I do have to voice some frustration, though- particularly with the front gate to the garage, which is constantly broken, sometimes without any notifications. I have been forced to rely on other residents while trying to enter the garage multiple times, especially recently.Also, I recently discovered that caulking in some spots (i.e. shower faucet) needs to redone and some cabinets are damaged/misaligned. All in all though, Ive spent a good couple of years here!
What makes this place great is their willingness to dowhatever possible to keep their current and future residents happy. When I first moved into the tower, my apartment had a handful of preexisting conditions that made it not suitable for living. The very next day I let the leasing staff and management know and they IMMEDIATELY began to accommodate me. Noah, Sara, and all of the management were very fair and professional in handling the situation and are the largest part of what makes this a good place to live. The location is great, the new unit I was relocated to was much better and the maintenance staff is EXTREMELY quick and efficient. No place is perfect (which I think too many people expect these days) but the people here ensured an awful situation was made right.UPDATE: After living here for about 10 months, the leasing staff and office are still great and attentive, however there are some things I have gripes about. Firstly, both my unit and my car have been broken into since living here. It sucks, and I wont fully blame the complex since Houston is just a severely high crime area and that is out of their control, however the amount of security and cameras is pretty embarrassing. I am pretty sure none of the cameras work, and when I had things stolen from my apartment and my car, they couldnt get footage from either of the cameras that were in view. THIS NEEDS TO BE FIXED.They do a great job when it comes to standard maintenance; painting doors and walls, and answering maintenance calls. The maintenance people who work here are INCREDIBLE and very professional. However many of the amenities have constant problems. None of the bbqs work, public bathrooms near the gym constantly have clogged toilets and one had puke, yes, PUKE, sitting in the sink for well over 3 days until it formed a solid in the sink.The complex is beautiful, the staff is great, and even with a lot of the residents here acting a little strangely and shady sometimes, every contact Ive had directly has been nothing short of friendly. I love the location. If they could ACTUALLY just spend a little bit of money investing in some LEGITIMATE security and functioning cameras that they could just pull footage from with a click (and actually catch the pieces of trash that are robbing people), they would definitely have a gem of a complex on their hands.
I DO NOT recommend. The elevators are always down. There are three total and two have been down this previous time for a full month. The lofts smell like the trash throughout the building from the trash shoot. There’s been several vehicle break ins. Even if you don’t have any valuables stolen, you are forced to purchase a new window due to the thieves.Small issues as well as ac messing up, bathtub clogging(from previous tenant) garbage disposal broken. These all happened within 6 months.The only nice/good thing I can say is that the leasing staff is respectful.
I have to say I do have a roof over my head. That constitutes a star. Not clean. No safety measures gate locks don’t function. Trash never is picked up around the property. Access to pool, well you get locked out. Security guard is too predictable which leaves us vulnerable. Did I mention the gates don’t lock? And my vehicle had my catalytic converters stolen they said they had cameras but of course (not where I parked) I don’t think they ever walk the property. Oh and it took almost 7 months to get my apartment fixed from the freeze…WOW let’s not mention the bugs and the lack of professionalism of the pest control company they employ AND we all pay for on a monthly basis… horrible. Save your money and time trash 50% of the time won’t be picked up…we pay for this service.Update:February will be a year I have lived here. There is new management which I didn’t think management couldn’t be worse than the last team. Well, they are. Maintenance took several days to come “fix” three items on my request. One was done correctly. The other two have not been fixed. I have used the portal to give feedback but have yet to hear from the management team or the maintenance team. Not only did I use the portal I also walked into the office to place the request.Oh my place has flooded three times (water damage)I’ve had a resident steal my packages right in front of a camera…. Well the cameras here don’t work. I know she stole it because I have a ring doorbell. I gave the video feed to the previous management… they said the cameras need maintenance. They lie all the time.Let’s talk about the mail system here . Not just delivery services. The actual USPS. I don’t get half my mail. They won’t deliver to the apartment they leave it at the post office) offsite) they might or might not leave a card saying it’s at the main office. Food delivery won’t deliver to your apartment. At other apartments I’ve lived in they will deliver to the door. Why not here?If I was you just go someplace else. People don’t pick up trash and animal waste. The gates don’t work and there isn’t proper security here. My catalytic converts have been stolen. I worry all the time they will be stolen again. DON’T MOVE HERE
Worst apartment complex I have lived. Towed my car after living here for 2 years.AC has not worked for 2 months after countless attempts to “fix”. Also countless other maintenance issues and ant problems over my time here. Will not recoup any problem and continues to take unwarranted money. Looking forward to lease ending.
There are two sections to this apartment complex. The tower, which is an old hospital, and then the newer-ish apartments. I live in the newer-ish apartments and have had little to no problems. The tower seems to have the pest, elevator and A/C issues that people are posting about. Ive lived here for 15 months and really have enjoyed my time here overall. A new management company has taken over and is redoing a lot of the property which is annoying but probably needed.My garbage disposal, bathroom sink, tub have all had to be worked on but maintenance fixes it all within a few days so no worries. Our package system is broken but its not the end of the world. I feel safe here at night and love the location. So far the care in the garage have only been broken in once which is pretty good compared to some other complexes in the area. We live in the city Houston so I really expect nothing less and know the risk. Would I sign my lease here again? Probably as long as I stay away from the Tower.
Extremely unprofessional and amateur management company. You are expected to store trash in your apartment for pickup and if you put it out early youll be fined. This is gross and extremely unsanitary (also illegal im pretty sure). Water goes out every week as well and when it does work it pulses on and off. So many other issues as well but Im not wasting my time on them anymore. Avoid this place at all costs, we are getting out of here ASAP.
Just moved in and I love it already! Krissie has been a huge help with everything from the beginning. When I moved in, she made sure I was comfortable with the apartment and the complex as a whole. She has also been very informative and helpful.
If you love broken elevators and getting your vehicle broken into then this is the place to be. I had a 12 month lease with 2 roommates and between the 3 of us we experienced 5 break ins. One including a mass break in when 30+ cars got hit. The apartments themselves look nice at first but once you move in you’ll realize the low quality materials used. The only positive thing I can say about this place is that the maintenance guys are extremely helpful and attentive.
I moved in the first week of April 2018. The AC in the hallway has been non functional the entire time. 30$/mo valet trash, unreliable, never take trash (I’ve put it out 3 times, 3 times they’ve not shown). Gates/fob system non functional for weeks now, the elevator maintenance expired Q2 of 2017. Rude, argumentative office staff... I’ve never before had a “leasing professional” who would lash out at me in anger due to their mishaps...I came home to a non functional toilet, was promised on call maintenance was coming... no call no show, no way to reach anyone. I have never been more frustrated with any leasing company EVER. The community isn’t cleaned properly, the dog park is filthy. The pool is hideous, and for price of rent, there are way too many things that do not work. I would NEVER recommend this community to anyone.
Avoid this apartment complex!!! Do not even consider moving here. There is no water running in the units. Property staff doesn’t even know what’s going on. I’m at been ongoing for months now. Robberies in the parking garage. Management is horrible, always annoyed and the property manager (Shelia Davis) is rude and always annoyed to see tenants complain about the situation. I’ve put in multiple requests to fix and replace the very old washer and dryer however they keep avoiding it. Stay away so you don’t have to deal with this nonsense and stress.
The Broadstone Lofts at Hermann Park has beautiful architecture for those looking for an aesthetic place to live!On the reality side of it, it is a nightmare living here.If you like being woken up by the sound of roaches, constantly have to call maintenance and pest control just to live an average life, and have no access to the gates with your keys (FOB keys), this may just be the place for you!The only pros I see with Broadstone Lofts at Hermann Park would be their coffee machine in the leasing office. (Doesnt work all the time) AND there package locker system!The cons dramatically outweigh the pros and I would advise you to take your money elsewhere! I’ve have lived here for 11 months and I am anxiously awaiting my new lease to start at a new complex in 23 days. I will give pros and cons to fully describe my experience and why I’ve chosen to give a 1 star rating. In all my years of leasing apartments (5+) I have never felt so inclined to write a review but after seeing so many recent positive comments I felt responsible to warn others not to listen to them.Pros:1. Extremely dog friendly-concrete floors!!2. Location. I love being close to Hermann park and I run all the time. However, save yourself a headache and live at one of the other complexes that can provide you with this option3. Unmatchable character if you live in the tower. I love my exposed brick!Cons:Everything is broken. All the time.1. Since new management took over (about a month after I moved in last August) we have never had more than a single treadmill working. For the past few months we haven’t had any.2. Gates and door locks are CONSTANTLY broken. Once management took over our key fobs were broken for months which just left every part of our complex unlocked at all hours. Now, they’ve fixed the key fob but our garage gates are constantly broken. There is no key fob to use the elevator so once someone walks through the garage gates, they can make their way up to any floor.3. My garbage disposal broke over a weekend and it took management 3 days to finally come and fix it.4. My washer door was broken when I moved in and had to be replaced.5. My AC went out. (Fortunately I can actually say this was the one time I was pleased with the management because this was fixed on the same day)6. Elevators are constantly broken. Right now we’ve been without elevators in the tower for a week. I live on the 5th floor so I’m getting my steps in.7. ROACHES. I live in the tower which has a massive roach problem. I have used my own traps to try to get rid of them. Idk what pest control I’m paying for on top of my rent because it’s not working.8. Trash. Since new management took over sometimes our trash isn’t even taken out when we set it outside. The trash room is constantly backed up which makes the halls smell and only makes the roach problem worse9. Cleanliness. There’s been countless times where I’ve walked into the elevator and there’s dog pee that hasn’t been picked up.10. Rude office staff (with the exception of Chris). The ladies in this staff are sassy and will never admit that something is their vault. When I explained that I was moving to a new complex one of the leasing agents proceeded to talk poorly about that other complex and tried to make me feel like I was making a mistake for leaving. She really only solidified my choice.Those are just my top 10 and personally, I think those should be enough to urge others to search elsewhere. I’m a student in the medical center and the last thing I want to do is stress about where I live. I have many other friends living at different complexes and paying less rent than I am and I seem to be the only one who has had this many problems. All in all, this place is overpriced and you can find a much nicer complex with MUCH more pleasant management and leasing agents in the same area for less.
I moved in Dec 2016 on a one year lease. My overall experience was excellent. Nice neighbors and good people. Staff Jonathan was really nice and kind to me, and worked with me to meet my need of moving out before the set move out date without me incurring penalties . The overall staff was competent in the job they do. This world really needs people who care for people specific needs. Thanks you Marquis Lofts !! and thanks Jonathan !!
I have lived here for over 2 years. About a year and a half ago the management changed over. Since then my car has been broken into twice with no added cameras or real changes in security; I am not able to use autopay due to me switching banks at the wrong time; the fire alarms went off in provoked 3 times in one month at 3am with no change until the fire marshal got involved. There are many other situations where they will just lie to you even on the little things: construction, mail, elevators, and painting. It’s really the worst management that I’ve seen. Apartments themselves are pretty cool though. Just hope you don’t have to deal with these people (and don’t get your car broken into)
One star earned because the actual unit itself is nice and another star earned because I’ve had only positive experiences with the staff since living here. Honestly the reviews that show five stars are from people that don’t actually live here or spammers. The complex itself needs some (a lot) of tlc, speaking of the tower. The elevators have been broken for weeks (almost a month) and there’s no sign of them being fixed anytime soon which is unacceptable for us tenants that pay their rent to live here and this isn’t exactly the cheapest place to live. The one elevator that does work sounds like it’s on it’s last leg and smells awful always for whatever reason. The hallways inside the tower still smell bad on a daily basis despite whatever renovation was done to the trash chute and it’s embarrassing when you have guests visit. The break ins are plenty when you park in the garage, in fact the very first week i started living here i caught people going through my car in the middle of the day! It took yet another mass break in to have a patrol at night sort of. It doesn’t help that you have garage gates break every other week so the cars are left wide open to anyone. You also find the occasional roach in your apt which is kind of like gross. The location is nice I won’t be too critical of the place, the recent pool renovation is nice and the dog park is cute. That pretty much the only amenities that are worth bragging about. The gym is lackluster but promised renovations may change that and hopefully they will get working treadmills seeing that the ones we have seem to been broken since i started living here. I may update this review after all these promised renovations are finished but as of now this is pretty much what you deal with living here. Could be worse but definitely could be better. May donate some air fresheners for the tower. Let’s see how much the price increases during lease renewal and that honestly will determine if i continue to lease or not because so far these complaints i have aren’t worth paying more than what i am now.

Constant roach infestation in my apartment to the point that I didn’t want to have guests over. Even after X amount of pest control appointments, not much ever changed and it was disgusting to live in.2. The gates never work properly, and sometimes the power randomly goes out to them (once after a late road trip back home, I arrived at 4am to find the gates were totally broken and nobody would be allowed in and out until maybe 10am in the morning)3. Elevators in the tower are constantly broken. I’ve been slowly moving out the past 3 weeks (I got a new lease before mine ended because I couldn’t stand it) and live on the 5th floor and none of the elevators have worked for any of this time except for the one furthest away from me. Gains for days.4. I don’t know if a pipe has been leaking from the ceiling in my closest but as I was moving out I found out that some of my clothes are just soaked for literally no reason that I could understand and growing mold so I had to throw a lot of them out.5. I have seen animal pee and poop In the hallways and elevators and have actually seen rats/mice roaming the halls.6. When I toured this complex, they showed my roommate and I a different model than the one we received, and one of the listed bedrooms didn’t have a window or any lighting from outside(which I’m positive is against Fire Marshall code/standards)7. And when all else seems bad and I really want some Starbucks from downstairs it rarely seems to work.8. Multiple things in my apartment were constantly breaking! A/C, Lighting fixtures, stovetop, sink, the front door knob even broke once.Overall, you’re really paying for the location, and staff! I would not live here again, after 5-6 months of being here, I was anxious for the end of my lease.
Leaving in a few weeks and honestly Im looking forward to it. Its a shame because the location is so good. Elevators break all the time. Issues with roaches, car break-ins, etc. The power in my apartment goes out everytime it rains! The one positive note is maintenance responds quickly to issues-they replaced my refrigerator the same day it broke. I lived here 3 years and, with the amount of rent I paid here, Id hope for better. Gonna try my luck somewhere else.
I had such a great experience visiting Broadstone Lofts. Sara, the sales associate, exceeded all my expectations and was able to answer all my questions and concerns. The units are updated, the compound is clean with great amenities and in a great location. The surrounding community is safe and in a central location, just 15 min away from from downtown. They seem to be quite busy, make sure to schedule an appointment; Sara will take care of you!
Would not recommend. I moved out about four months before my lease ended so I made sure to deep clean my bathroom. I went back to my apartment to officially move out when the lease ended and gave another pass at the bathroom. Still got a $45 charge for a bathtub cleaning despite my bathtub not being fine. I emailed them 2-3x and never got a response.
The building has so much character and is a great place to live. I work downtown and the commute is only 7 minutes. There was some problems with car break ins but the office staff hired security immediately and took every necessary step to make sure it wouldnt happen again and there hasnt been any problems since. I highly recommend!
Shae was amazing!! Her customer service skills was on point. She asked questions to uncover our wants, interests and needs, and find us the right apartment. As a Service Manager, and a Sales Coach, her tone, questions and smile makes the interaction and experience a positive one.The reason of the 2 stars is due to Karen (Regional Vice President). Her constant presence and micromanaging of Shae kept interrupting the interaction and work that Shae was doing for us. Without introducing herself, she continuously interrupted and made assumptions on what we need to see in a transactional way. Although Shae is a new member of the workforce, her lack of trust and faith on her made the situation intense and somewhat uncomfortable to the point I had to tell her to back off.As a manager, it is Unprofessional to interrupt a staff and client interaction and do a hostile takeover without knowing whats going on. Every employee has a way of working and her being in the middle does not only show the lack of confidence on the staff but it is EMBARRASSING for the employee to have a manager checking her and breathing on the neck. Karen continued to interrupt trying to dismiss us and attempting to make our interaction with Shae very transactional. Her body language towards Shae was not the best either and it literally clouded the experience.My recommendation to Karen would be:First - Introduce yourself.Second - Get in touch with customer service skills. Understand there is a time and place what or when to talk to the employee about a mistake if any, or ways to improve the flow. Act as a coach, not a manager.Third: Back off. After introducing yourself, only get in the conversation when you are being asked about something and limit the flow interruption. This will allow your employee to control the conversation with the customer without feeling they are walking on eggshells or speak insecure. (Based on her body language and constant interruption I would feel that way.)Fourth: Trust your employees. You have already trained them, they are not perfect and will make mistakes, they will not know everything from the get go. There will be a time and place to address any improvements. If you dont feel confident in your teams performance, they wont feel empowered. If you dont trust how they work, you might need to retrain them (or take customer service training courses yourself). Micromanaging only makes the employees onboarding period tense, difficult to adapt and insecure.Fifth: Do not play Shes a temp card. This is demeaning to your staff and in a way you are making them look inferior. Stating shes a temp as a reason for your constant interruption and lack of customer service skills says you are running a horrible work culture. Ive toured plenty of apartments by temps and the experience have always been better than actual company employees. Either way, temps are also your employees and deserve the same treatment and respect as any employee or manager. Your actions came off as rude, unprofessional and demeaning. This is not right, to the point me, the customer, had to intervene. Im just one customer and one interaction of many in a day. It would be disappointing to know this is the way others may see it too and yet youre not held accountable for your actions as you hold others.We loved the place, and had not been by Karen, this would have been a 5 Star review. If this is how she treats her employees and prospective residents, I cant imagine how actual residents are treated.
Ive lived here for two years -- or two management companies ago... Overall, I enjoyed my time here at Broadstone, but lately the management has been slacking. They dont return emails, theyre unprofessional (i.e. yelling in the office at each other when Im there, passive aggressive emails to residents). Im just ready for my lease to be up. Its a great location, just not worth the inconvenience of it all.
Moved in the week before the ice storm of 2021.Had some damage, as did everyone else! Management did all they could to get it handled in a timely manner (this was the old management company). Mostly quiet, lots of dogs about, love the coffee machine in game room! Really wishing I could meet some neighbors and make some friends. Very new to the Houston area (from MS).
From holding a 1-Year Lease, here are my takeaways:Pros:1. Great location (close proximity to parks, hospitals, food, etc.)2. Decent amenities3. Staff typically friendly4. Price range & size of units are competitive for the area5. Generally peaceful6. Ample parking (for residents)Cons:1. Utilities & elevators tend to require constant repair/maintenance2. Slow, if not lack of, communication of amenities being down and requiring repair (e.g. elevators & callboxes)3. No direct delivery to address; property uses 3rd party (Fetch)4. Repairs are typically minimal; not holistic5. Maintenance response time can be slow; tend to not provide ETA or explanations6. Pest control is lacking7. Community uses Active Building app for residents8. FOB / Personal Access Code liable to not work on occasion9. No Freight Elevator; Moving In/Out can be a hassle when elevators are outIf you decide to lease anyway, at a minimum...A. Prioritize leasing a tower unit (if possible)B. Avoid units that have close proximity to trash chutes and/or floor entrancesC. Keep cons #1-9 in mind before you sign.
DO NOT SIGN HERE. The only people that have given this place more than one star are the ones that are touring and dont actually live here.Since management change, rent went up, maintenance NEVER gets back to you and they swear policing trash cans outside the halls will make everything better, lol. Water pressure complain has been going on for over a month now. The amount of cockroach weve had to kill in the apartment is disgusting. Their dog park is also trash. The AC unit is also on and off to where weve walked in at an 80* apartment when its set to 73*. My bf had to reconstruct our lease term (thank God were leaving sooner) and literally three different people reached out to him via email and phone calls asking about iF hEs ReNeWiNg because there is no sense of communication.I know theres no order in that rant. Long story short, it was a bad time.
If I could rate this place 0 stars I would. This has been the most disappointing experience ever. I wish I would have read the reviews before I signed my lease. Everything you see about the smell and the roaches is true! Every day I find at least one if not three roaches, and they are the little nasty ones. I keep my place VERY clean but it doesn’t matter. There are so many crevices where the walls don’t quite match up with the floor and they crawl in from in between other units. This place looks great at first, great location but do not be mislead. Save your money and time and look elsewhere! ( let it be known I’ve had all of these issues and I’ve been here for less than a month! )
Great location. Great apartment. Great pool. Great leasing agent! Chris was so helpful and nice. He went above and beyond to assist. The other girls are so helpful too and make sure you feels comfortable and welcome no matter what. Great team!
RATS, ROACHES, HIGH RENT = DONT LIVE HEREEver since the new company, Broadstone, has taken over the lofts, the apartment complex has been a mess. SEE PICS FOR PROOF. The few pros of this apartment is the convenient location near the med center and Hermann Park, and the interior of the apartment is nice and modern.Since management has taken over last fall, the staff is unresponsive and seem not to care either.1. RATS: There was a rat in my apartment, and because pest control only comes in on Tuesday, the rat was roaming around the apartment for 3 days. The rat was caught by the trap provided for us, but when we called maintenance that the rat was caught, it took 3 HOURS for them to clear it out of our apartment (keep in mind it was still alive and squeaking). Not only did it take them 3 hours to come, when maintenance arrived, they did not even believe there was a rat until we directed them towards the trap. When I informed management of the rat, they were shocked and said the issue was usually outside, not inside - indicating that there is a rat problem outside. I can confirm this because once when I took out the recycling outside at night, I saw rats scurrying away.2. BACK UP TRASH & ROACHES: The trash chutes are frequently backed up. The apartment will fine you if you leave your trashcan out too long, however there will be days were valet trash will forget to pick up the trash. Due to the trash being backed up and my apartment being next to the trash chute, my apartment has been having a SEVERE ROACH INFESTATION. When calling pest control multiple times a month, pest control said there was NO long-term solution because the roaches are getting through our vents. While walking down the hallways to the apartments, you will often find roaches (see pic). I find it ridiculous that we have to pay a mandatory monthly $25 fee for valet trash and $7 pest control fee when they are not doing a good job.3. POOR MAINTENANCE: Our fob/key system has been broken down since last September, and it was finally fixed months later this spring. Without the key to get in, I was often locked out of the main building to the leasing center where all the amenities are (study lounge, gym, conference room).4. UNRELIABLE APPLIANCES: Although the interior is nice, the materials used are often broken. The ceiling has leaked, the doors to our bedrooms are often jammed, toilet has broke and flooded bathroom, etc. To get a hold of maintenance, the main number listed online redirects you to a voicemail.5. POOR AMENITIES: In the “Cyber Cafe”, there use to be free printing and computers, but management has taken that away. The wifi is slow and disconnects frequently, so there is no point in doing work there. Additionally, there is a free Starbucks machine in the cafe. Last fall when I sat in the leasing office to talk to management about something, I overheard the new manager complain to her staff that the supplies for the coffee machine were running out, and complained, “This is what happens when you keep the cafe open 24 hours. It’s so expensive to maintain.” I found it unprofessional that she was complaining right in front of the residents and showed that the new management does not care about the residents. The gym equipment is poorly maintained and dirty.The apartments here are expensive and there are a lot of apartments nearby with similar pricing and amenities, so I would NOT recommend living here.
10/21UPDATE: My catalytic converter was stolen and when asked the leasing office for footage they said the HPD would have to get involved. HPD attempted and said the office was non compliant and its not high enough on their radar to continue to reach out to an apartment office. I put signs around the property to warn other residents about the CatConverter being stolen and they were ripped down by office staff.Also office is completely unresponsive. We had someone try to break into our apartment in September. We could not get a hold of the office so we changed the locks ourselves and have still yet been able to get anyone in the office or on the phone to give them a new master key.---------------------------------------------------------------------------------------------------------------------3/21My roommate and I have enjoyed living here... up until recently.Both of our vehicles have been broken into since January on separate occasions. When brought to the offices attention they did nothing about it.No reassurance that more security measures would be taken—nothing.The reason I stress the concern that they did nothing is because in the first hit (January), they broke into my vehicle, as well as an additional six. One of the items that was stolen from a vehicle was a handgun, amongst other things in the others.The one that happened earlier this week, they broke into 7 cars, one being my roommates and stole a vehicle. When trying to contact the office about this offense, they have been unresponsive.Being two young women we do not feel safe in the complex, and absolutely do not feel comfortable parking our cars in the garage.If a security officer can be reimplemented along with fixing the security cameras to where they are actually functional AND find out how the thieves are able to get in & out with out being caught, your residents would feel much safer.In addition to the above, they charge $40 a month for trash (we live close to the trash shoot and have asked to be opted out) and the office will not accept packages. You have to go through Fetch, which means no perishable goods as they will most likely spoil before you get them, i.e HelloFresh, BlueApron, etc.This system is also very confusing for family members trying to send you packages. If sent to the apartment address, it will be left outside or sent back without your notice.
We lived at this community prior to it becoming Broadstone and had no problems with the community until then. From the sheer dirtiness of the community (i.e. trash in the hallways, dog feces in the elevator, liquids you are scared to step on), break-ins (both in people’s vehicles and homes) lack of security (constant “broken” cameras in garage and lack of cameras in front of our apartment next to west wing elevator), lack of communication from management (i.e. taking weeks to a month to respond to a simple email question, not updating the community on break-ins or crime in the area as the old community used to) and many other issues (i.e. broken lap pool, missing computers from community lounge), the management is by far the rudest, incompetent staff we’ve had to deal with in renting apartments for about four years now.I asked to receive video footage of them leaving the flyer on our door regarding move out because we never received one (which is required as stated in the lease). Here we are about a month later and no footage. Why? Because we were informed there were three cameras per floor, and if you count the three circling the main elevator, there are none surrounding the west end elevator where two apartments stand. I’m just happy we never got broken into because there would be absolutely no proof of anyone up there.First impressions of the leasing manager were a real treat. From being yelled at in the leasing office, having my boyfriend be kicked out of her office for no real reason, when trying to talk to this woman like an adult you feel minuscule as she does not care what you are saying to her.Both the way she spoke/yelled at us and physically showed signed of disapproval through eye rolls, raised eyebrows, and constant frown, we could not wait to be done with this lease even leaving nearly a month early. We gave our keys December 18th to the leasing office after completing the walk out inspection and I received a call January 8th regarding our move out on January 7th. They completely forgot we already completed all the move out steps and haven’t been on property for nearly a month. I’m waiting for a call saying they lost the keys or that we never actually gave them because I wouldn’t put it past them.When we moved to Houston almost two years ago now, we were so excited to move into this building because of the proximity to everything and the loft style structure inside. However, I will no recommend this as a place to never live simply because of all the reasons I just stated. I believe this complex will go downhill quickly. Save yourself the troubles.
Ive been living at The Marquis Lofts at Hermann Park for a year now, my lease is up and I did not hesitate renewing it for another year. The leasing and maintenance staff is by far the BEST and most helpful I have ever seen (this is my 5th different complex). The staff takes time to help with any issue at all. The units themselves give you that true Loft/city feeling, and the location is perfect being across the street from Hermann Park and a couple miles from downtown. Lastly, the units are more affordable than any other complex I looked at in the 610 loop. Below is a picture I took from my living room.
I was impressed with the service that the staff at Marquis Lofts provided including the maintenance that was prompt to calls. Jonathan was always helpful and assisted me to ensure I had a comfortable living situation. The location was exceptional; close to the medical center, Hermann park and museums. The building was quiet and had a variety of floor plans to meet various needs.
Positives:Apartments in the tower are beautiful. Property is a converted old hospital so the lofts are very cute with high ceilings, exposed brick and piping, cement floors. I absolutely Love my actual apartmentNegatives:management is awful. I wasnt Here prior to the switch but months later they are still transitioning. There are no longer computers in the cyber cafe. Coffee bar is often out of supplies. The front entrance (into leasing center and main building) stopped working last week so i couldnt Swipe my key to get in or type the code so i had To use a side entrance. Not sure if this is fixed or not but i was Locked out two different mornings. The entranceTo the second floor from the garage often doesn’t work either (type in code and it says it’s open but the door physically doesn’t unlock”. Sometimes it works after several tries of shaking the door handle and sometimes i have To try another entrance.The hallways and elevator did stink for a couple months but is finally improved. Packages sit in the leasing office and no one bothers to call and tell you that they are there. Treadmill in the gym is broken and yet it’s never been fixed or replaced. Disenfectant wipes in gym are usually empty or when they are there they are completely dried out. Valet trash picks up very late at night (10-11 pm) and are quite loud. The trash chute use to get so full that you’d open it and see it stacked up to the floors above you. So then ppl leave their trash in the trash room which brings odor and roaches.The place is pricey but based off location and looks, it would be somewhat reasonable. But the awful management makes it not worth it.Two stars cus my apartment cute tho.Update: down to 1 stars. Roaches are survivable but rats are NOT! That is a huge health concern! If you know there is a rat issue you should be treating every single apartment every single Tuesday until they are gone!It’s obvious that the 4 and 5 star ratings are a fake attempt by management to keep the overall rating for the property high. Not sure how you still have 4 stars with all the nonsense going on here.
Moved in 7 months ago and this is the place. The staff is incredible and very easy going. A lot of things to do around the area and you are not that far from downtown. Great place in my opinion. Make this your next place if you’re looking for somewhere to live.

If you enjoy weekly Saturday car break-ins, this place is perfect for you! After this inevitably happens to you, do not forget to talk to the manager, Kadi. Her defensive attitude, poor treatment towards worried and helpless residents, and constant frown will make you feel right at home. On a less sarcastic note, we fell in love with this location and community when we first moved in. As new residents of Houston, we were very excited. However, after learning that this area has years of complaints of car break-ins, it’s clear that property management is not willing to invest in professional security and gate upgrades. Instead, they state in their contract (very discreetly) that they are not responsible to any malfunctions. As stated in the contract: always act as if security systems dont exist since they are subject to malfunction, tampering, and human error. In other words, find a location with a management team that is on your side.
Lived here for almost 3 years and I understand they had some recent management/ownership changes, but when we left at the end of 2018 it wasnt any better. Roach infestations in the main tower, constant vehicle break ins (personally experienced this on 3 separate occasions), no REAL security, dirty inside and out, terrible gym equipment, inadequate communication from the office about water and electricity shut offs (which happened frequently), and terrible management of the parking situation. Pick somewhere else to live, and/or even visit. Hopefully, all this changes but I doubt it. Its just too much.
Do not live here. Our cars have been broken into 3x now in 9 months and the management wont even pretend to care other than sending a copied and pasted message each time where they just change the number of cars. It has ranged anywhere form 8 to probably 20 in one night. One of the break ins was directly in front of a camera which I am sure does not work. Besides that there was a stretch of about a month where the fire alarm randomly went off at 3 am due to a maintenance issue. I know this because the fire men told us that it was something that needed to be fixed. Despite telling them it still took several occurrences to actually get done. I cannot express how much you shouldnt live here unless you enjoy paying nearly $1000 in a year to get your windows fixed. Live across the stress at the villas if this is the area you want or down the street at the circle. I wish I could give negative or at least 0 stars to this place
UPDATE : Yes, I did lived in this building. Apartment 643. From the Summer of 2017 to December 2018. Maybe if management had better documentation, you would know that.Update 2: It is unfortunate that yall did not take responsibility of informing us prior with a written documentation of such needed notice. A simple sorry our management made a mistake, wouldve suffice.Pros:1. Location: Just a shuttle or bike ride away from the medical center and the beautiful hermann park!2. Industrial Interior Style of the main building loft apartments. Tall ceilings.3. Dog Treats by the entrance.Cons:1. Lack of safety/security. Do not be fooled by the little tour they give you of the second floor. They are lacking security cameras on every other floor, next to the west wing elevator. And if you talk to the lovely miss KM, she will inform you that their cameras do not work and no footage is able to be retrieved. Broken electronic openings to the building: Main Entrance (which is opened for working days, so you wouldnt notice it is ALWAYS broken), doors on the lobby leading to garage, East/West Wing door to the elevator, and the back garage opening. Look at the other reviews to learn more about the entertaining weekly break-ins (which management says aint their problem).2. Smelly: If you have kids and want to live on the building, turn around and dont look back! The amount of times we had to report the smell of cigarettes and weed was insane. Instead of walking to the beautiful Hermann Park, some residents like to smoke cigarettes/weed on their apartments and/or stairwell, whichthe smoke then gets sucked into the vents and distributed to their neighbors. Go visit the East Wing (next to the pool) elevator, which is constantly peed and pooped on by dogs and possible drunk college kids. Some residents dont seem to grasp the valet trash schedule and leave their trash outside on the hallway all day/every day (management doesnt know because their cameras dont work), so just imagine how fun the smell combinations get!3. What amenities? They preach to have a workout pool that doesnt work. They got rid of the community lounge computers (probs got stolen because the main entrance door is always broken). The gym is okay. They like misplacing packages from time to time. Dog park is never cleaned, so just walk to hermann park if you move to this place. The trash valet shows up past 10pm, even though they are suppose to get there way before then...sometimes they dont even show up.4. MANAGEMENT. Not only are the minions that work there an incompetent staff, who are known to ask their friends to boost their review on other sites, but the business manager KM is certaintly a piece of work. Heres the story: Our lease was supposed to end Early December 2018. We had our date set up and had already found another apartment to move into. When my fiancé and I nicely ask the assistant business manager what the steps are to move out, she responds by saying that because we gave no notice, we cant move out. Okay, we read the lease and it states that it is managements responsibility to notify us, asking us for this move out notice, which they claim they gave to us but because they have no cameras cant prove they did it-.-I go to ask the business manager for a better explanation and a solution that will benefit both of us. KM goes ahead and yells at me saying do you even live here and kicks me out of the office. My fiancé talks to her and gets yelled at as well. KM says we can move 2019. We moved out December 18th because we needed to be done with that place. They are all so incompetent that they forgot we moved out and called us Janurary 2019, asking us for our keys. Moral of the story, if the four people that appear on the @broadstonelofts instagram still work there, do NOT move in. 0/10 would NOT RECOMMEND!5. PS: If management is reading this, do NOT call me to ask me to change my review.
They made my apartment search easy by not showing up for my scheduled visit. Due to COVID I knew that a lot of communities were only doing tours if you scheduled one in advance, so that is what I did. I had a 1:45 pm tour, and arrived at around 1:50 to a locked leasing office. Maybe its my fault for arriving 5 minutes late, but geez! I waited for around 45 minutes in a very hot lobby with no seating before deciding to just give up and go home. About 15 minutes before leaving I did decide to call the community to see if some third party knew how to get in contact with a member of the leasing team, but to no avail. I can understand if a walk-in came in before me, but I feel as though those with scheduled appointments should take precedence. And even if that was the case, the decision of the representative to not communicate such, or to completely disregard the fact that I had an appointment is inexcusable. So thanks for wasting an hour of my time and gas, and making my decision for me Broadstone Lofts at Hermann Park!
Amenities are great and new management is really making an effort to make some changes and enforce policies. I have enjoyed living here, but pet owners in the area could be better about picking up after their dogs.
Lived here for 3 years in the main tower! Here’s a quick rundown:Individual Units: Never had an issue with my unit! Very industrial and maintenance was responsive to all necessary fixes. Maintenance here is great!Location: Love this area of Houston! Fairly close to everything. Only thing that was missing was a nice Grocery store but the new H‑E‑B fixed that problem!Noise Levels: A noisier apartment for sure. Music blasting from neighbors you can hear in your unit. Also a seemingly popular party apartment before the pandemic.Gym: Redone while I was there, very modern! Beware of the apartments above them though! You’ll hear weights slamming during gym hours.Hallways: Always smell! They spray them during the day for tours but the smell lingers and quickly comes back! In part due to valet trash, but I’m fairly certain there’s dead critters in the walls.Elevators: Break often, especially the main one connecting to the lobby. Elevator used for moving smells awful because it’s by the trash chute!Security: Car Break-ins are fairly routine (once a month or so), but I would say that’s the case for most apartments in the area. They do have security patrol the area but not always effective.Pest Control: Slight issue with mice & roaches at one point but they were able to remedy the situation and now seem to be on top of it!Pets: Multiple owners unfortunately do not pickup after their pets, leaving urine and poop all over the complex, including the stairwells, hallways, and elevators. Management was aware and always sent email threats, but nothing changed.Office Staff: Very responsive! I did slightly prefer the prior staff before new management took over. Not as friendly as the last crew but they took care of any and all issues I had!Price: It is true that other apartments in the area are cheaper, but there are also others more expensive. The price seems to be fair for what they’re offering. Do beware electricity bills will be more than usual in the tower as you’re living with cement floors and exposed brick!Overall, it’s the definition of your average apartment complex. Can’t give a ringing endorsement but didn’t hate my time here!
I have lived here for ONE year and we have had to file 15 maintenance requests. Our Ac has went out over 5 times, finally they came and replaced it after months. We have had a hole in our ceiling for months since the winter storm and are told that the construction company is not able to proceed until the city gives them a permit. Well water leaks into my bedroom every time it rains, there are knats coming in, moths, we lose air through the two huge holes in our ceiling, and the staff says there is nothing they can do to help me. Now on top of the water leaking in my room from the holes, I just noticed an ant infestation within the walls of my bedroom. I will say the maintenance people are kind and try to help where they can, but this is above them. For the rent we are paying you’d think we would be getting our money’s worth but no lol. If you want to constantly call for maintenance to come fix something and have people in and out 24/7 then I def suggest this place. Lol but if you want a reliable place to stay at and a staff that can accommodate to you, then save your coins are go somewhere else.
Everything is poorly managed. If you have an issue maintenance takes a long time to respond. Management is no better - theyre slow to relay important information. Dont move here if you want peace of mind.
Overall, living here for two years has been very pleasant. This became even more so once there was turnover in some of the front office staff (previous leasing agents were less than helpful and inattentive when I first signed in 2015). The addition of the new package delivery system and valet trash has been a great help as well (do mind it is a $25/mo mandatory fee for trash). I appreciate the recent efforts the Marquis Lofts have undergone to make apartment-living easy.PROS:- 24-hr maintenance guarantee. When anything goes wrong, there is a technician helping me out by the next day. Cant get any better than that.- Very dog-friendly- Private shuttle system to the Texas Medical Center is perfect for students and young medical professionals who cant afford to park in the TMC garages- Apartments are spacious with tons of closet space- Office staff coordinate with food trucks to bring out different dining options throughout the week- Complimentary yoga/zumba classes held regularly- Office staff are helpful in reorganizing leases when roommates switch in/out.CONS:- There have been several car break-ins within the last year, especially in poorly-lit areas of the parking garage. If you do choose to live here, park on an upper floor where it is well-lit, and youll have no problem. Also dont leave things of value in your car. Common sense.- Based on my conversations with previous residents, it is not uncommon to see roaches in the west wing. My apartment had to be treated extensively to stop a nasty infestation that took weeks to clear up. Since I found the source of entry, this problem has been greatly mitigated.- Construction noise on the west wing has been a huge pain with the widening of Almeda Rd. Hopefully this clears up soon.- Elevators go down frequently for maintenance (as one may expect).As with any apartment complex, the Marquis Lofts are not perfect, but these apartments certainly have perks that surpass other similarly-priced apartments near the TMC.
Strongly recommend NOT leasing here!!Management has delayed (and often entirely absent) responses, arbitrarily amount deducted from security deposit, and failure to honor lease agreement by not providing a walk-through at move-out. If you’re looking to live near the medical center, find another complex!!!
I lived here for two years, and this place is amazing. The apartments are beautiful. Its in an outstanding location. The staff is insanely friendly.I moved purely for financial reasons.It always felt like home, and I thoroughly enjoyed every part of the experience here. I would highly recommend this community to anyone who asks.
I stayed at the towers . I DO NOT recommend, my apartment had roaches crawling around the first day I walked into it . Maintenance doesn’t do their job, they’re very lazy . The people in the office aren’t very helpful. It was days I couldn’t get out because both elevators were down . If you’re looking to stay here I suggest you find somewhere else .
I love living at the Lofts and my boyfriend and I have lived here for over a year now and have had really no issues. I work in the Texas medical center and he works downtown so its the perfect location for both. I can walk to the medical center in 20 minutes or bike there in 10. There is also a shuttle that goes through the med center every 15-20 minutes which is super convenient. Free parking in the garage for residents, which is surprisingly hard to come by in Houston apartment complexes. We are both avid distance runners so being across the street from Hermann Park and very close to Rice is really an indispensable feature.The residents are friendly and respectful. Many residents seem to work in the medical center like myself but there are also many great people who work in other fields. This is a great place to live if you have dogs since its a very pet friendly complex.The apartments are huge and the price for a one bedroom is a great deal considering how much space we have. We live in the mid-rise building and have a huge balcony with a beautiful courtyard view. The building itself is energy efficient and stays cool through the many warm months so we dont use the AC as much as many people in Houston might. The management and leasing staff are very nice and accommodating. The amenities are really nice: great swimming pool and lounging area, cyber cafe with internet and TV, conference/study rooms, tons of parking spaces, lovely dog parks and green space, and a nice gym with the basic fitness amenities. My favorite part is actually the on-site fitness group and personal training classes that is now offered. It sealed the deal even more and reaffirmed why I love living here.Of course, living in a huge city like Houston, there is always the possibility of theft and break-ins. However there have only been a couple (both car break-ins) since we have been living here and since then, the management has hired 24-hour security staff to patrol the buildings and parking garages day and night. Ive never felt unsafe in or around any of the buildings or in our apartment.If we dont move away from Houston for school next year, we would definitely like to stay at the Marquis Lofts!
I wasnt in Houston for Ike, but I know many people who were. Many areas were without power for weeks, and some people still havent gotten their houses repaired. You cant really blame the complex for a major hurricane.The staff is very nice, and the security has definitely improved since I have been there. There have been a few times when I have left the complex at 5am and there was a security guard in a golf cart patrolling all of the garages.Yeah, the water goes out with the power... deal with it... unless you have a generator to run the pump to push the water up to your floor. They just installed new AC units in the highrise.The building is well kept, but they allow animals so there are bound to be things like the occasional piddle, tick, and flea. Yes, you can hear dogs if you dont have anything on, but if you have the tv or a radio or are doing laundry even everything gets drowned out.Someone mentioned the Bentley being on fire (I saw this too), but the complex said it was some fire that started in the engine compartment. (On a side note: who owns a bentley and lives in an apartment?) If you have expensive rims on your car... get locks for them (as you should have everywhere).
If you are a veteran, this place offers discount (rebate) so be sure to mention it to the helpful staff. They will help you out.If you are of Asian heritage though, I would stay away from this establishment altogether. I served too but somehow that part didnt matter as much during my interaction.
While the building is convenient and solidly built the management group leaves a LOT to be desired:- north elevators have been broken almost six weeks over the last 18 months- waste containers were removed from the parking areas and now they are often a mess- after a tenant moves out highly toxic materials are used to refresh the apartment without ventilation- they will not provide documentation (for renters insurance) that the fire alarms auto notify the fire department. still dont know if they are- at random times throughout the year an email will go out stating that the apartments are being inspected or a fire extinguisher check will be taking place TOMORROW and they need access to all apartments. I have two territorial dogs and i need to be in the apartment if strangers will be there-what amounts to a zero business day notice (i dont read personal email at work, so dont receive that message until after 7pm) is not sufficient to rearrange my schedule- an airconditioning unit in a hallway has been broken for more than a month- office staff say they will not accept checks and that you must use their web site to have their system pull money out of your checking account-but if you push, they will accept a check (but no cash)- they claim not to receive check payments from chase bank. While the USPS is often made fun of, they do an amazing job of getting mail delivered. Marquis Lofts claim of not receiving mail/checks sent by a major banking system is not believable, especially four times in the last nine months. This is the only organization that says they have not received a check sent using chase bill pay within the time frame stated on their web site- i was told that each monday they check prices of other apartments in the area and then adjust their prices (so far always up). This sounds very much like collusion and rather than attempting to develop a stable community with long term residents, they are only looking to get the highest price which contributes to:- the tenants dont care about the facilities. they leave trash in the common areas, spill drinks in hallways and elevators. This is a direct result of the business model of not developing long term residents and is a price of their business model- common areas, especially elevators, are rarely cleaned. often drinks that were spilled are not cleaned for a week (this is a result of an unstable community-see above)- office staff frequently change- there is a high level of crime. it seems that at least every other month an email goes out stating that there was a home invasion or automobile break in and that they will post security guards. we are never told how long the security guards will last, but within a few months, another email goes out. i have only seen security guards once- the entrance gates to both north entrances to the basement and upper storey parking garages were broken - and left in the up position. no security was seen- when calling re after hours maintenance requests (air con, water, etc - emergency things) the company that is contracted for after hours maintenance requests cannot view existing requests. that means when there has been no response for more than an hour and you call to check on the status, the only thing that they can do is to create another request- the office has closed more than a few times with zero to little notice (corporate excuses, extended holidays, etc). feels like a mom and pop business that closes at their whim rather than a $15M (my estimate based on the number of units, probably low) year a businessif you can find a building that is solidly built (a huge problem here in houston-why are some many apartments build with wood in a hurricane zone!?) that meets your needs, I suggest you seriously consider that building. It will be worth some minor inconveniences if the environment is more geared toward long term communities and maintenance is regularly performed, rather than just the minimum to get things working again after they break. i do NOT recommend this property and would give it zero stars
I’m able to look past my apartment needing constant maintenance, but having my car broken into drove me to leave a review.My car was broken into on NYE while parked in the garage. I promptly called the leasing office hoping to be directed to an after-hours line where a courtesy officer would eventually be contacted—that never happened.I spoke to the leasing office about this and also asked if there were cameras in the parking garage—there are...yay! I give as many details as I can about my car’s location so that they can get the footage for the PD.When I call to let them know that an officer is on the way to get the footage, all of a sudden2 of 3 cameras in the garage are broken and they have no idea how long they’ve been broken.

I lived here during the acquisition of this place when it changed management from Marquis Lofts to Broadstone Lofts.The high rating that this establishment has is from the previous business owners. Broadstone has really brought this place down to the ground.If you read other peoples reviews, it is the same all around. I will save you the time of reading everyones reviews and cut straight to the chase.This place has:- roaches- mandatory trash payment (not always picked up)- backed up trash shoots (will cause smelling and more roaches)- gates and keys that dont work (since the change to Broadstone)- friendly management (but cant solve problems listed above)- decent roof-parking lot- easy guest access- great cyber cafe (free printing offered, but hasnt been working for over 4 months)- great location to health schoolsBEFORE you spend your hard-earned money on a place to live, consider the basic functions you want and NEED.My lease is coming to an end and honestly, I cant wait to get out and NOT recommend Broadstone Lofts to my friends and anyone who may be considering it.Just dont rent with Broadstone Lofts.
Pros: location, community, and proximity to downtown houston.Cons: The management staff has high turnover so no one knows what theyre doing. When it was time for my lease to be up, they assigned me some arbitrary lease end date and if I didnt catch it on time then I wouldve had to pay extra for no reason.
Marquis lofts are amazing from their amenities to their customer service!! If I could leave more than five stars I would! Jason and his team are the dream team and always accommodate our needs! I love living here and I will always recommend!!

Worst luxury apartment to deliver to. I’ve been delivering to Broadstone lofts for a year now and each time I come every floor smells like a public restroom with an excess use of aerosols to mask the horrific smell. Literally every floor smells like this including the elevator with the dried out air freshener.
Calm and organized. Although it seemed like everybody had a dog. I like to pool area cos it was child proof of safety.
When I first moved here in 2020 I loved it there but when they sold the property to a different owner these apts quickly became ghettoThe leasing agents would bang on my door at 9 in the morning for a trash can left outside over night they were extremely rude and didnt treat me as if I paid my rent on time and had been there for 2 year prior to when they took over the propertyDont fall for the beautiful layouts management is rude asl and the gates are always broke
There are a number of great things to like about the Marquis Loft at Hermann Park, one being my apartment’s picturesque view; the staff, in particularly, Jonathan, is helpful, responsive, professional and a joy. My space is lovely, the staff is great, the building is well maintained with great amenities. Looking forward to creating many memories here…

Wow...just stopped in to get a tour and was told (very rudely) there would be no more tours today as the leasing manager had been giving tours all day (pretty sure thats your job) and that Sundays were appointment only anyway (that was not on the website) then he walked into the office and shut the door in our faces. 0/10 would not recommend.
Pros:concrete lofts, are a rarity in area. Quick access to 288 and Hermann park/med center. Coffee machine in main building on generator power (has old hospital generator, however this does not cover your apt. when power blips randomly). Relatively dog friendly.6 months to get one of the side gates to lock (had a twist lock from a bathroom door, management said maintenance didnt know how to change a door handle). Everyones car gets broken into (several neighbors who dont have nice cars, up to 3rd time). AC will go out two to 3 days before maintenance bothers to deal with ancient Goodman AC units (power bill isnt great). Random policy changes (charges for air units, lock gates at 10PM, then reverse it). Neighoors get drunk and barf on your patio furniture, and make threats against other neighbors children. Changing policies telling neighbors with large dogs they will be kicked out. Least reliable water/power in medical district (other apartments in area didnt have a blip during IKE). Look at midtown or edo if you want a loft.
If you live in the tower portion of the complex, hope that you have quiet neighbors above and below you. The concrete floors do nothing to mask loud neighbors, which we had to live with for the latter portion of our lease. Love the location, but since the noisy neighbors upstairs have loud parties late into the night while were trying to sleep, its become an annoyance to live here.
Marquis Lofts is definitely the place to be. The staff is wonderful, as well as the maintenance and up keep. I absolutely love being here. If you ever have any concerns don’t worry, the staff will Always be there to help. Jason and the team are so great! Living here has been a good experience, they are comfortable, well designed, the maintenance is good, they have enough parking, they are very close to my work. Many more reasons make me choose it to continue here for some time and even recommend it to other people.
This place is horrible dont move here so many other place around Hermann Park you can move too. These people are more worried about food truck Wednesdays then fixing issues around the complex. The elevators are broken, roaches, gates constantly being broken, and staff never returning calls. You literally have to walk down to the office to get anything fixed in your apartment.
The Broadstone Lofts has been a very quiet and clean facility. I look forward to working out in the awesome gym and overall. The front office team has been very kind.

I just moved to Houston and was touring different properties when I came across Hermann Park. I was impressed by the customer service, the spaciousness of the apartments and the amenities. These are definitely in my top choices.
I am in LOVE, with the lofts, its gorgeous! Its perfect for a single or a couple. The pool is great, especially with the cabanas that can be use for shade and relaxation!
The communication with this property is non existent. I applied and they first stated they reached out to me about my application. After pressing more I was told, “well the leasing agent said the call wasn’t working”. It’s funny because I called and spoke to that same individual and he never said anything about getting in touch with me. I was told by a locator they aren’t the best with communication as well.
Devon, was such a great help with helping me find an apartment. I chose to go somewhere closer to work. He was very kind and knowledgeable in the information given.
I really like this property. It is modern and has a fresh feel. I really enjoyed checking this property out...I called and spoke with Jessica and she was very helpful and patient with me. I had tons of questions and she answered all of them!
I moved in here with my mother the staff is so assistant, and vividly helpful throughout the entire leasing and move-in process. The location is very convenient, close by medical center.

DO NOT DO IT! From the elevators being out of service constantly to the disgusting roaches and no fix from management I couldn’t get out of this place fast enough! I do not recommend living in this place.
