My mom is 64, newly divorced and decided to lease an apartment at Kensington Crossings to start her new journey. She loved the appearance of the apartments and decided to apply. This would be one of the biggest mistakes she couldve made. Ive been holding back on this review for quite some time now but everything starts today. Grab some popcorn because this going to be a long one.- Application Process: Floor Plan (multiple units) were advertised at a market rate of $1,490 per month. She applied, was approved and sent lease documents to sign. When reviewing the lease I see a rental rate of $1,720. I reach out to the Sam, the leasing agent I had been working with who apparently is the assistant manager.. YIKES! She replied she would let her manager know to correct the error. A few minutes pass and she texts again and states the rental amount online was a typo and they would not be able to honor the amount I was initially quoted. I told her I no longer wanted to proceed since $1,720 was nowhere close to $1,490. They did not want to cancel the application and wanted me to stay and negotiated an amount of $1,535 which I shouldnt have accepted but moving on.- Move In: Once she received her keys, we went up to view the unit. Once entering the living room/kitchen area I observed two adult roaches crawling on the walls from which I later found out my mom saw more in other parts of the house but didnt want me to panic. We went back down and informed the agent of the roaches where we were then told and I quote I didnt move you in reach out to Sam shell be here Monday. I text Sam ... NOTHING !!!! Thinking it was just a minor pest issue my mom allowed the movers to move her things into the apartment. While helping her unpack and as we began to open cabinets and drawers, roaches were EVERYWHERE ! In the refrigerator and freezer. They were crawling all over her boxes and bags to unpack it was truly disgusting.That would just be the beginning! My mom decided she wanted to cook a meal ... Once she began to cook roached began to emerge from every place you can think of .. the ceiling was filled with roaches that crawls over you and your food. The roaches jump from the ceiling with hopes of landing in your food. My mom was eating a roach ran full force into her plate while she was eating. The roaches are so comfortable to even try to crawl onto her bed. She has woken up to several roaches in or on the bed even crawling on her body. Cups of water or juice are not safe as when yo put them down roaches crawl in them. Roaches crawl up the drain while shes in the shower. Roaches are living in the microwave and. The microwave sometimes starts on its own from the roached triggering it. There is a roach lodged into the clock on the oven so you cant accurately read the time. The way the roaches crawl on the stove and ceiling I know my mother has eaten a roach or two by mistake (the tiny ones). I have sat and watched the roaches enter the home in packs via the A/C vent. Yes, pest control has came out after no showing twice. Even pest control was shocked by the living conditions. (This is someone who encounters bugs daily)Speaking of A/C Now today 02/08/2025 ... My mom A/C has been out since yesterday and it is SCORCHING. Called the emergency maintenance which gives a list of everything that is considered an emergency (No A/C was one of them. I received a call back at 4am stating my situation was not considered an emergency and my request would be resolved during normal business hours. This is not the first time the A/C has went out within 30 days. Living here for my mom has been such a nightmare doesnt even know if she wants to continue paying rent. Shes considering ruining her credit to escape the unlivable conditions MOSIAC residential has provided her.Edit: In RETALIATION to my review I was inappropriately locked out of my apartment. Maintenance arrived to unlock the door and began to antagonize me. I gave him everything he asked for and the cops were called. I look forward to going to court with evidence in hand !!!

Very disgusting establishment, roach infestation !!! My heater went out in the middle of a freeze! They took literally 30 days to fix it. The office does not answer the phone . Management does not help with any problems we have. Very dissatisfied with my experience here at Kensington apartments !

Don’t move here if you’re gonna wondering about what’s gonna break next. They are so worried about fixing the outside to deceive people that can’t keep the up keep in the units. The trash outside by the dumpster be pulled up so much you see rats crawling from under the trash. The managers don’t anything about it and are very rude when you voice your opinion and not to mention my friends car go towed within 3 minutes of her going to ask about an apartment over here.

It’s an awful experience to come and stay here. The residents say There is no security. They stole the cars. There is no early notification about the parking slots. There’s no enough parking space they don’t even help you with customer service. They towed my car and I didn’t know that. It’s Sunday and I have to deal with tow company front office and have to pay the tow fee . I don’t recommend this apartments to anyone.

Honestly don’t even waste your time applying, the first day I got here I got my car towed and I tried talking to them and they said there’s nothing they can do and that I’m screwed so I wouldn’t even bother considering this place. I would give them zero stars if I could.UPDATE AFTER A YEAR: since I’ve been here (a year now) I have seen 3 different times that they have stolen tires from the cars outside. It happened to my mom and again when we went to the office they said they don’t have any camera’s and can’t do anything about it. They apparently have a police that lives on the property but I’ve never seen them. They also broke into my friends car and stole money and other items. SAVE YOUR MONEY AND KEEP YOUR FAMILY SAFE DONT MOVE HERE.One day later update: I added photos*They tried offering me things to take down this post*

Management and installation are super good and pretty but let me tell you I had the worst experience when it comes at living there for a 1 1/2 years this complex is super dangerous I had to call the police bcs two guys tried to break into my apartment, plus my dad still lives there and he got his car robbed, I don’t think the “vigilant cameras” are working as they supposed to work. NOT VIGILANCE AT ALL FOR THE MONTHLY COST OF THE APARTMENTS. This apartments are expensive compared to others near by that offer u better vigilance, i truly advice you to keep looking other apartments before taking this as your right one, bcs this apartments AREN’T SAFE AT ALL. I’ll post some pictures so you can see my police report which was useless bcs they did nothing abt it, as victim of crime i still feel traumatised after this incident and i hope non of y’ll have to face criminals, bcs not even they tried to break into my apartment bcs on top of that they still chase me in THEIR INSTALLATIONS. for y’ll girlies out there that live alone keep watching your backs and DO NOT MOVE TO THIS APARTMENT COMPLEX the incident occurred the day of March 20 of 2023 and you can see that in the police report

I lived at these apartments for two years and I do not recommend them. There is very high crime, no security cameras, no courtesy patrol, and the gate breaks often. The only answer you get from management is unfortunately, crime has no address. The pool and clubhouse are almost always closed due to people misusing them, and if the office is closed due to a holiday, the pool will be closed as well that’s when residents are home to enjoy it.These are not luxury apartments. There is dog poop everywhere and a strong weed smell outside and inside your apartment.I can agree with all the other negative reviews about charging for everything when you move out, including paint touch-ups, carpet cleaning, and regular housekeeping. Basically, you pay to get the apartment move-in ready for the next tenant. When I tried to dispute the charges, they told me that they had lost my Move-In Inventory and Condition Form.This is a very unprofessional and dishonest management company. They do not care about their residents safety or well-being. They only care about taking your money.

I love my stay here at Kensington!! It is a great community to live and the staff and maintenance always full fill my needs!! I feel safe here and I have lived here for 3 years and never experienced anything bad. I recently met the new manager Vilma and she was so nice and so helpful. I definitely plan to renew my lease again!!

WARNING! Don’t live here! I moved here from San Antonio and the leasing office was closed. So I couldn’t get a parking permit until the next morning. In the morning my car was towed! The manager didn’t even help me out. I told them the situation and the manager didn’t care. I had to pay to get my car back. She allowed the tow truck driver to walk around the parking lot and see if there were any cars that didn’t have a permit. This manager is a real B- - - -! What kind of manager would allow this to happen when I was a resident here! That’s crazy! Find somewhere else to live NOT Kensington Crossing! The manager has a deal with the tow truck company. Karma! Treat people mean and ugly, it will come back to you!

Amazing staff! Key sold me with her personality. Have lived here for a couple of months and has been a peaceful place to live. Assistant manager Ana and Manager Beverly are nice and very helpful. The most amazing place here is the pool. I love spending my free time there. Maintenance is great keeps the place clean and when I submitted a work order came by within the hour.

Kensington Crossings is a great place to live! The gym is clean and equipped and the pool area is lovely! Never have any disturbances, parking is sufficient. It is truly a great community and Samantha is a sweetheart, she is always attentive to my needs as a tenant.

I’ve lived on this property for eight years. The change over brought new management, maintenance, and staff! Beverly, the manager and her staff, Ana, and Key made my new transfer seamless.The management team worked together well with the flow of making transition unstressed 🥰They are professional, patience and definitely concerned about how each step in the transition process was accommodating for me! I also liked the electronic way of signing documents. Thank you Kensington Crossing management, staff, and maintenance for making this a great place to live 😃

Parking is limited but maintenance is great. Staff is very helpful and nice, manager Mari is welcoming and very thorough. Community is nice as well and have a nice pool that’s tended to daily. The space is clean and well kept. My apartment is nice so far, no roaches or pests and the valet trash service is nice. Generally no problems and enjoying my time here.

I made the decision to make Kensington Crossings my home almost three years ago and I absolutely love it. This community has everything you need in order to make this the perfect place to reside, from location, floor plans, upgrades and staff. Beverly Wallace is very kind and has meticulously trained and put the right staff (Danielle, Samantha & Alexandria) in place to accommodate all needs of present and future residents. I have toured and viewed 97% of all communities within a 15 mile radius and Kensington Crossings is by far the best community to call home. I really enjoy residing here. Very quiet and clean environment. The new assistant manager Mari, goes above and beyond for the tenants. She is very respectful and loves her job . The other agents are very friendly as well and the maintenance staff is very prompt to resolve any issues you may have. The only concern that I may have , is the parking . Parking is hard to come by after 5pm . Other than that , I will recommend this property to anyone. Keep up the good work.

We needed a place for my husband on a short term lease until we could fully get relocated from Dallas. We had the most horrible experience with a different apartment complex that had a roach infestation the same day we moved in and needed a new to get into a place immediately. After days of endless searching and looking an apartment locator referred us over here.I was absolutely terrified and skeptical considering the reviews on here. We checked it out and were immediately impressed as soon as we walked in the doors. Front staff were nice considering we came in at the last 30 minutes of the day and showed us the units. Mari stayed way after to accommodate us while we finished paperwork and guided us through the best approach with the process best for our situation. She communicated over the phone throughout the next day patiently and was able to get us approved by the end of day. Let me tell you that she worked miracles to make sure we got what we needed. We were frantic with the situation that were in and it was not an easy process on her end. Shes straightforward and it eased us knowing how she manages the property.Weve been here almost a month now and my husband has been more than pleased living here! Every time I do come to visit, it is a wonderful experience. There is currently construction going on but its not as bad as other reviews make it seem to be. Theyve scaled a larger crew to get it done faster and even theyve been respectful and courteous for the work that needs to be done. The unit was clean when we moved in. The pool is pretty clean and our kiddos enjoy it. The parking is designated at a certain location for visitors which our visitors know and dont mind. We havent had any issues with parking and its pretty nice being able to park in front of our building because they designate it to residents only. Courtesy officers in the complex are genuinely awesome. Front desk staff are pretty friendly. Maintenance and back of house staff are amazing. This complex has the fastest turnaround for service requests! Any minor issues weve had like with the sink, microwave, or dryer were fixed within 24 hours. Valet trash gets picked up 5 days a week. So far we have not had any issues with safety as far as the break ins reviewed by other people...but this is Houston and its shared a living space...so common sense is to obviously take precautions. They do offer an alarm system you can get turned on. It makes sounds on motion with the doors and we have cameras inside the apartment we can access at anytime. Overall, its been a great decision and were glad we chose Kensington!

If you plan on living here be sure you get the best renters insurance you can. You WILL be robbed. They know its a problem but wont get any type of security. Instead they send this letter out every month when multiple people get robbed. Save yourself the trouble, live somewhere else.Had to come back and add more to this since apparently all the reviews about the fees were correct. Cleaned the apt before I left. They will find any excuse to say it want cleaned and charge you for everything. Kept the deposit and charged an additional $300 on top of it. I feel sorry for the people who move into 9206 after me. These apartments charged me to “treat” the carpet which tells me they did not bother changing the carpets after I moved out after living there for 4 years with cats

I absolutely love these apartments. I have never stayed at a place where the office staff make you feel so welcome and valued. Work orders never go too long without being addressed. I came here looking for a luxury experience and definitely wish I would’ve just took a cheap apartment because that’s exactly where I’m at but just paying $1400 a month. When I tell you there is no parking, there is no parking, I have never had to park almost a block just to find a spot to get home late at night. There is absolutely no way that they made enough parking because everybody complains about it. The parking spots are completely small and if you have a truck be careful because it is going to get hit. Also the apartment is very very loud inside you can hear people walking outside. I can hear every car that is driving by with my window shut, from the second story. Its louder in my house than it is in my car when I’m driving next to a loud car. If you looking for luxury experience go elsewhere because these are cheap cheap apartments, cheap walls, cheap maintenance man and cheap quality believe me when I say find somewhere else to invest your money. It’s a nice place to live here if you was paying about 1000 a month or even 800 at times.

The worst apartment. Ive been in my apartment for a week without air in 100 degree weather and my house is 90 degree. They said it’s my fault because I didn’t change the air filter. I did and she told me 9 other people apartment were out because they suck. To find out they had a broken air condenser. Don’t believe it’s a luxury apartment.

RUN AWAY!!!! I have lived here for two years and my stay could not have been more unpleasant. Since moving in, two family members have had their cars towed because of the horrible parking situation and my purse was stolen by one of the residents. The hallways are kept very nasty and sticky on the pavement because they never hose it down. Also the maintenance and office staff are not very friendly and the management does not care about their residents. They lost my RENT CHECK and tried to make me pay it again! They wouldnt even take a look at the cameras to see that I dropped it off. Not only do they not care, but they are LIARS! They claim that I have two dogs because it sounds like two dogs are barking in my apartment but any time they have maintenance checks, theyve only ever seen one dog, which is the one and only dog Ive ever had. They banned my sister from visiting because she complained about my dads car being towed and then claimed that one of the staff members saw her walking my dog without cleaning up after it almost a year later. My sister has been out of town for almost a year now. Because of that they refused to renew my lease which I find to be a blessing anyhow. I dont make any noise, I go to work and come home, and I keep to myself and it seemed like I always had problems in this complex especially with the God awful staff and management. I am writing this review to warn everyone and let you know that there are much better and less stressful places to live with much better parking and management especially for the price. : )

I moved to Kensington crossings in February with my newborn. I lived with mold in the carpet and roof. They painted over the roof a week before I moved out, and will clean the carpet before the next person moves in. The mold comes back every time about a week later. It grows back. I’m happy to say I don’t live there and my son is breathing healthy air.

Really nice community , the staff is nice too, however every time Im trying to come to the office , either no ones there during the office hours ,posted right before the main entrance or theres a note on the door that staff is at lunch break...not to mention, theyre never back at time they say they will...Overall nice place to live , but this office hours thing needs improvement, becomes very annoying !!!Right now its saturday , 09-02 , 11.40 am , its says that office hours are 10-5 ,and no staff members inside 🤨🤨🤨

I live there one year small place to park your car even if your car it’s a compact car you going to have trouble to get out to your car. one to two cars are stolen every month. when I wanted to leave they charged me 800 usd even leaving the apartment clean and in good condition. Dont be fooled, these are not luxury apartments and they dont reach the average. The office service is bad, starting with the manager.

T S2 minutes ago-EditI previously had a lease with Kensington Crossings community back in the 2016- 2018, and the experience was could have been better.1 of the occupants in my apartment accidentally dropped a weight at the gym and it hit the bottom of the mirror that cracked.the leasing office reached out and I agreed to assume expenses for the charges this was in the month of July.I asked the property manager how much the quote for repairs would be and they had no idea at the time.later in September I saw a charge of 490 dollars added to my rent of which i think should have been charged separately.The charge had nothing to do with my rent.In the parking lot someone hit 1 of the vehicles i used, and the leasing office said that they couldn’t check the cameras, turns out in certain areas of the building at the time had no camera, my damages were not compensated nor did I have access to security footage.When it came to moving out, my moveout date was in October 10, the manager was out so I turned the 60 day notices days after moved on the 15th, I left a couch, computer desk, dining, table with 3 chairs.Mind you everyone, I had previously rented 2 apartments in that community of which i turned in a deposit fee for and I understood it was separate leases per unit.A year later I find out they submitted a fine of 800 dollars to my credit, claiming it was to remove heavy furniture even after I didnt have an effective lease as it ended in October 10th nor the deposit was returned.By far, my experience could have been better, I was overcharged and Im pretty certain they did not follow fair housing guidelines.I dont wish this on anyone.These apartment communities was the reason why I was denied from jobs, and or credit applications, car loans, credit cards & unknowingly of the reason behind, I found out a year later.My experience doesn’t have to be yours, and reviews are shared for a reason.

It is not a luxury apartment complex at all. Very cheap Carpet, No ceramic counter tops, Very basic appliances (tiny refrigerator), Very very basic Gym, Very tiny parking spots (your car will definitely get very bad dents plus get towed frequently). I do not know how they market this as a luxury place.I had to vacate after 9 months. I returned the apt very clean and gave 60 day notice. It has been under a new lease in just 6 days after me. YET they are asking for more than $7500 fees for breaking the contract. to notice this is just 1 bed apt. it is ridiculous. NEVER approach this. You have plenty of real luxury choices for same price. NEVER DO IT.

We moved into Kensington in August 2014 and so far we love it. We mind our own business and never bother anyone so we havent had any problems. I ALWAYS have a parking spot close to my apartment (usually right in front). although I really wish they had visitor parking throughout the complex as there is only one section for visitors on the left corner of the complex. Also from my experience at other places, parking has always been a problem at apartment complexes --so for others complaining, buy a house.Since the complex is next to the freeway, it gets noisy sometimes due to traffic. Its common to hear motorcycles in the middle of the night (and yes its loud). Occasionally we also have Food Truck Thursday and thats always a nice option, as well as monthly movie night and resident gatherings. Staff and Maintenance has always been prompt. We have had several mechanical issues pop up like: broken washer, dead microwave, AC issues and maintenance is ALWAYS in within the hour or two to get it back up and running--very quickly! Id have to agree with some of the other reviews about the carpet being too cheap. Management needs to get that taken care of. You can feel inconsistencies in the carpet padding while nails and staples stick out where the carpet stops. Other then that we are happy with Kensington. I cant wait for summer to take advantage of the nice pool and grilling area.As of today 8-10-16: I STILL like Kensington Crossings! We wont be renewing our 3rd lease bc we are now home buyers \(^_^)/

I do not recommend this apartments to anyone! Any review you read about being overcharged is right. Most apartments when you moved out if theyre not satisfied with how you left the apartment, they keep your deposit. But in Kengsington Crossings, they will not just keep your deposit But also charge you for every single little thing. They literally charge you for any holes in your wall! Meaning you cant hang anything in your walls when living there because you will be charged. Not to mention that in the 14 months Ive lived here, there over more than 8 different robberies. And theres about 2 cops living there. All they care about is taking your money. One time my washer broke and they didnt fix it until 3 days later! The parking spaces are small and if you work late, you will not find a space. Also the remotes for the gates quickly run out of battery, which means you will need to get new ones and of course thats not their fault and you will need to pay for that. They give you stickers for your car and at the end they literally ask you for those stickers back! The most ridiculously thing Ive ever heard because those stickers will be going to the trash! Also the staff is not properly trained. Moving here they will be so nice to You! But when you moved out it will be a nightmare. Do not move here!

My stay at Kensington crossing was the worst experience I have ever had as a tenant. Mari Mendez is very rude and when I opted to do a month to month option because I was buying a house, they told me they would not do a month to month so I begged them and I had to pay $2,600 which was double the rent for two months. During my two year stay, I had to fight roaches as the compound is their breeding grounds. When I first moved in, I asked for them to change the carpet since it was old and they refused but they sent me a bill for $722 for the carpet and pad when I moved out claiming they had to change it; something they refused to do for me when I moved in but I actually had it cleaned by professionals when moving out. Also, if you have multiple cars, forget about staying there as they will refuse to give you a sticker and later tow your car off the property. The property is beautiful but the staff are rude most especially the disrespectful manager Mari who will act nice the first time you go to rent the place and later show you her true colors. They are an absolute rip off and I would not recommend it to anyone especially people who are new in Houston and looking to rent a place.

Been living here for a year and just renewed our lease only to get towed for the second time this year, right before christmas. There was never any communication as to where my car was towed and i had to pay almost 300$ when my car was registered at the leasing office back in April 2021. Ive tried reaching out to management for any reimbursement or answers since Sunday morning and they have been SILENT. Sad and disappointed that i have to be here another year and hope that my car will be outside when i have to leave for work in the morning!

First time living in the area of jersey village and the property caught my wife attention. She likes how the property is updated and kept new. I like how Clean the property is, Quiet atmosphere and Dog friendly. Placed a work order for my entrance needing power wash and It was done the next day. Happy wife happy life.

DO NOT RENT HERE.I made the mistake of looking past the many terrible reviews thinking they were bad tenants or there were extenuating circumstances.The management onsite is horrid. Mari will make up anything and everything to bleed money from you. Between Mari and the front office staff there is an enormous disconnect. Dont believe anything they say without getting it in writing.I was told when I was moving in that visiting pets were okay. The lease is not very clear about that, but I was charged a pet fee because Mari believes that she saw my girlfriend with a dog. She believes that the dog and my girlfriend live with me but arent on the lease, which is not the case. She called me a liar and will not accept proof because her word is more important than that.She also claims she entered my apartment without any notice, before or after, and saw the dog in my apartment. In the six months that I have lived here there have been two separate incidences of people being robbed at gunpoint and a car being broken into. To be safe, my girlfriend parked outside my apartment because they have limited parking in visitors, and it was towed within two hours.Between the borderline harassment, lying, parking and unsafe area this apartment is not worth the luxury they claim.These reviews are not a hyperbole. I have lived here at Kensington Crossing for about 3 years and I must say that it was a pleasure in living here! Everyone in the Front Office are very awesome to talk too! I had a larger two bedroom with a large balcony view. That is what I will miss my sunsets and not to mention the large closets - ( I was in love).Any issues that I had with the apartment was taken care of in a timely manner by the maintenance team. And m the maintenance team was another cool factor- everyone is generally. I have no complaints and offer 5 stars because my son and I was very happy living here.Thank you for the great service!The Longorias

Started living here in July 2018. Took the apt management team 3 weeks for them to give me a parking sticker and a garage remote because the manager was on vacation for a month and no one else could do anything.Neighbors blast heavy bass music all hours of the night/day from their apartments or cars. Also neighbors smoke marijuana and leave their windows open so the outside of the building reeks of their stench. I have called an complained about it but nothing gets done. Better to look some place else if you are looking for a quiet calm family friendly environment to live in. I guess not everyone that lives here has a profession.

I lived here for two years and had the most wonderful experience until the day I went to turn in my keys. Sandy Castillo who obviously needs a lesson in customer service is the rudest person that I have ever encountered since I’ve been here for they last 2 years! I mean I thought someone was pulling a prank on me because I could not believe that someone that acted the way she did work here at Kensington crossing. Not to mention, she did even try to hear my concerns. She was trying to tell me to get the park tag off my car and I told her that I couldn’t get it off, instead of seeing how she could help she instantly stated that we will just charge you for it as if I really wanted to keep the decal in my window since it just so nice, come on really I hated that sticker. Furthermore, I’m not even going to be here in Houston so why would I need the sticker. Thanks to the nice gentleman that came to help me get the sticker off. Secondly I ask to work with someone else, which was the assistant manger she didn’t even try to see what the problem was. Did not even ask why I wanted to speak with someone else. Very poor customer service. To say that there have been break ins after break ins, and people constantly moving out, you think that would see what they could do to make the property a better place. I know you don’t have to have a degree to be a leasing agent but at least have them to take a class in customer service or how to be professional. I have never seen such lack of professionalism in my time of living at this property. The only person I suggest anybody to work is Jesus, he is the best! He actually least my apartment and was very helpful since I’ve been here. Word to the wise if you can find a better place to rent please do! The other reviews are exactly right, very rude and immature at move out time.

This place has accommodated me so well from day one. My last place could not get me a three bedroom apartment and my lease ran out Dec. 22nd, Mayra and the ladies helped me get into a two bedroom apartment for the meantime and when a three bedroom came available they transferred me into the apartment very quickly and hassle free. I can not say enough about how easy going and helpful the service team is. Even when I have had a couple of issues with my apartment they have handled every issue right away. Worst parking situation at any apartment Ive visited or personally lived in!!! (And when I was young we lived in some pretty cheap places). It seems every time we had been there before we got lucky and got the last visitor parking spot... which regular tenants park in because there is not enough parking for them in the regular spots!Last night was the worst though, a decent sized group of us went to our friends apartment to meet their 2 month old baby and watch the Oscars on Sunday. Of course there was no visitor parking available so we parked at the front. After being there for a couple of hours we had 4 vehicles towed! There would have been a 5th, but he got lucky and had a windshield tag in the same spot that was similar to the complex sticker. This stranded a father/daughter of a 6 month old, a college student with no money, a sister in law who couldnt get the car out of the impound since the registered owner took a trip out of the country, and myself who was carpooling 4 people. $220+ for each vehicle towed out.Long story short, this is a ridiculous problem for a luxury apartment to have. Not enough spots for tenants which results in nearly no spots for visitors; and they MAKE MONEY off of having you & your friends cars towed. Unfortunately I wont be taking this chance again and would recommend anyone interested in this complex to look elsewhere.

Lived there 9 years. New management took over the last year. They made me keep a bucket in my living room for 3 months to catch rain water than over charged me an entire month at move out and wouldn’t refund it. Between the overcharge the lack of maintenance and major uptick in crime I had to retain a lawyer. Steer clear for your own sake!

The manager seemed to have it out for me on day one. She didnt want to lease an apartment to me because of a credit rating that I had due to my ex wife. My income was probably twice what she made. I asked her for the report and she tried to say that they couldnt do that. At the end of the day I was told that I could move in immediately. Her supervisor overrode her decision.Also I had a break in on my truck as well as numerous other break ins at other apartments. Ill be moving out as soon as my lease is up

Several times apartments were broken into and things stolen.My property was stolen from this complex and I recently saw it for sale online. The seller lived 2 miles from Kensington and would not give it or sell it back to me. It had sentimental value and was over 25 years old.It was stolen out of my garage I rented from Kensington for $100(!!) and should have been more secure.I can’t say if it was an inside job or not but it’s pretty coincidental.The guy who was selling it showed the name “Rolando Garcia”. He didn’t respond to my interested in buying the item( I didn’t tell him it was mine or that I knew it was stolen) until I emailed him in Spanish. He replied in Spanish that he had it and when do I want it. I reached out several times to meet him but I never heard from him again except that it was sold.I was so excited to live at this complex and didn’t have many arguments when I did live there. Few things that come with apartment living, neighbors that smoke weed that come through my wall and loud walking and barking dogs.Another complaint is guest parking was on the other side of the complex making my senior mother and sister with a new born walk long distance when visiting. I would park them myself and walk so they wouldn’t have to.I was a good resident and kept to myself and worked. On my very last day Jesus, who was always outstanding, decided to create conflict with me since I turned in my keys a few days early🤷🏽‍♀️? He accused me of not having renters insurance and that I hadn’t had it for several months and that me and other residents were trying to get one over on them(???!!) I’m the last person that wants trouble and I work hard to stay on top of my things, and he was absolutely wrong and incorrect. I immediately provided the proof but the whole approach was uncalled for.Just because they didn’t have their paperwork in line and got in trouble doesn’t give them reason to crack down on the the good residents. I was very appalled and offended.

Is it the worst place to live at, no... But it’s definitely not the best. I would have to say the apartment itself is a great price for the location and size. Maintenance is there when needed and available 24/7 Incase of emergencies, but the down side has to be parking, and management. Parking was always a major issue for me since I at times ended up working late and coming home when there was little to no parking left. At times I had to drive around for long periods of times just to find a parking spot far away from my building. Eventually I had to get a garage and cover parking which just added to my rent. I lived here for 3 years and when the old office staff left and new people that really didn’t care about customer service and more about making another commission the experience turned south. I decided to move out soon after.

My mother lived in this complex for a year and it was the most horrible experience ever. She owns multiple cars and came from a complex that did not have permit parking so it was never an issue till she moved. 3 of her cars have been towed multiple times. They would not give her an additional parking sticker cause she lived by herself. Her upstairs neighbor who has a child and they allowed the child to jump continuously throughout the apt at all times of the day. My mom is an educator who works 12 hrs days and comes home to a child sounding like he is about to come through the roof. They created issues and then fined her and then gave her bogus excuses. They also charged her $242 for rent because she turned her keys on 09/03/17 due to Hurricane Harvey postponing her move and her new complex was down cause of this. Remember Hurricane Harvey hit the Houston area from Friday 08/25/17- Tuesday 08/29/17. How could she move with the city being down and business did not open till 09/01/17. This complex is beyond ridiculous!!!!

I would avoid the headaches of living here, they will try to squeeze money out of you every chance they get. I had one of my guest’s car towed from the visitors parking lot and had to pay $295 to get it out... due to horrible striping. I made sure to get the apartment cleaned and left as new but didn’t get my $300 deposit back instead I received an additional cost of $200 for their “cleaning” fees.

Im glad i decided to rent here. The pool is nice the grounds are nice and the staff is friendly. Im not sure about the parking because i have a garage. Im not sure why all the bad reviews. I dont even want to rate this place because it is absolutely HORRIBLE!!!! Run as fast as you can! We lived here for a year and it was an AWFUL experience. The only good thing about this place is that it is a newer property, good location, and it WAS reasonably priced when we moved in. However, when you get harassed by the apartment management almost weekly its RIDICULOUS. From noise complaints, to trash on patio, to walking your dog, to LIVING and BREATHING. Also when and if you get a noise complaint they will always take the resident filing the complaint over what you have to say so you are better off disputing these issues with your own neighbors.. and by noise complaint I mean walking around and living your normal lives OUTSIDE of quiet hours.. NOT our fault that the apartments were so cheaply made that everyone can hear absolutely everything. We lived on the 2nd floor and could hear the tv upstairs AND downstairs. Also, parking is COMPLETELY AWFUL. If you think you are going to have people over, FORGET about it. There are 12 visitor parking spaces for the FULL complex, that are regularly occupied by residents with more than one vehicle. Also, lets not forget to mention the parking spaces are FREAKISHLY small. They made the spots even smaller than the standard parking spaces when we lived there and all that resulted in is one extra parking spot and lots of dents and scratches on everyones car. I recommend a car port or a garage.. however if you get one of those, dont think they will give you a parking sticker too.. they regulate the parking sticker situation by giving the people parking stickers based on who is on the lease.. so dont think youll be able to get one if you arent on the lease either. Also, expect to have a car towed once or twice when you live here.. or if you have a visitor.. they tow on the regular here and its not their problem. The gate is always out of order.. so when this happens they leave the gates open.. I cant tell you how many times we have to come outside and there are cars on blocks because of this.. ridiculous!!! Apartment staff is very nice... we thoroughly enjoyed conversing with the maintenance crew, porter, and leasing consultants as for the managers, absolutely not. The manager and the assistant manager need to take a course on CUSTOMER SERVICE. They are absolutely rude and dont care about anything. Seriously if you are going to be a LAZY fat lard (asst mgr), then maybe you shouldve gotten another job in another profession that doesnt deal with people on a daily basis. The manager is condescending and ultimately doesnt really care about your concerns. I swear it is like she is just reading a script and wants to get off the phone. These are NOT luxury apartments... the carpet is disgustingly horrible and they only replace pieces of it.. so look out for that. The countertops are NOT granite, they are laminate or formica. Appliances arent all that great either. They look nice but just because it looks nice doesnt mean they used quality items. As far as community goes, neighbors are pretty nice,, lots of middle aged professionals and not very many kids so that is always nice. There are some ghetto apartments that share the same fence line as Kensington but never seemed to be of any issues. We moved to trails at rock creek where they are not currently harassing our every move and trust me it is MUCH better to live here than live in that hell hole of Kensington Crossings. Save your time & money!Everyone & everything is okay while there, despite the fact that we had our vehicle towed from our own garage; but once you leave they will charge you for everything! Maintenance service orders take forever to complete and they will charge you for every little thing, even if you put your trash out an hour early than normal, they will fine you.And trust me, if you do stay here, either your or your guests vehicle will get towed at some point.I would highly discourage anyone to rent an apartment here.

Living here was terrible. They toll tenants cars like it meant nothing to them. Mari is the most rude lady working in a leasing office I have ever met!!! Shell speak over you when you take a problem to her and wont let you speak, and when you try to argue your case, shell threaten to call the police on you.....(who does that?).And when our rent was finally up, we forgot a brand new set of George Foreman grilling given to us by my grandma. We called few days after to ask if we can come get it but they said they didnt have it.Please, run when you see this apartment!!!!

Parking is terrible, but I live alone and have a garage... well worth it and I never deal with the parking issue.That being said...THIS IS THE WORST OFFICE AND MANAGEMENT IN EXISTENCE!!!They are extremely unorganized and unhelpful at best, and Mari is one of the worst people I think you could ever be forced to deal with. Not one single encounter with her has been pleasurable. They make it impossible to get anything they ask you done, and they will charge you when you can’t comply. A few years ago, before the free online pay, the got rid of their night drop box. I work... A LOT. I was not able to pay rent because of that change that they didn’t tell anyone was going to happen. I went to pay one night after work to find the box was sealed up. Next day I had my friend go for me to drop the check.... they had already posted an eviction notice and charged me $100 even tho he was there check in hand.I’ve had numerous issues when I’ve helped friends and added them to my lease... after they left, I had to requalify. They at first tried to tell me I didn’t make enough and would need a co-signer... she retracted of course when I said I’d have to move then... mind you I qualified on my own before.And just now... I get an email at 3:48 telling me they don’t have my insurance info and if I don’t get it to them by 5.. they are going to charge me $50. 1hr and 12 minutes to get paperwork to them that THEY LOST. They had it when I renewed last year....So I try to email from my phone (mind you I’m at work) but the lady at the office is “temporary” and can’t check the email to ensures it’s correct and I’m good and suggests I call in the morning to verify... at which point if it’s not I’ll be charged.There are so many more instances I can’t even completely remember. But I warn you all... great complex, nice area, quite... but the office will try every single ounce of your patience...

I give this managed property 0 stars. I found these apartments to be convenient to travel to and from for work purposes so I decided to stop by. I stopped by the apartments on June 27th and spoke with Mari the property manager and was shown a selection of apartment homes. I received a quote for 3 different apartments and made a decision on June 29th. I took my deposit over to Yolanda and Jose around 437pm ( Saturday) and emailed check stubs to Jose for verification purposes. I was told what the remainder balance would be and given information on the process of the application. Which I was told the application process would be 3-4 business days. I called the apartments July 5th and left a message with the customer service as the actual apartments didnt answer the phone. I called back July 6th at 117pm and Yolanda told me that they were waiting on my rental history, I confirmed that was all I needed and she confirmed yes. Monday had come and gone so after leaving work I went by the apartments around 530p before closing and Yolanda greeted me stating that they hadnt heard anything from the previous employer, I grew frustrated as I was expecting a call due to 3-4 business days had passed. Mari came from a back room speaking with a young woman, greeted me and said she would be emailing the property management team and they would have a decision by Tuesday. She walked passed me and left out the door, so I continued talking to Yolanda and asked while I was there could she confirm I didnt need anything else. ( as she stated days before I was good to go) she pulls a manila folder and goes through a stack of papers and says, can you provide your check stubs I said that Jose had already verified the check stubs the previous Saturday and they were fine. She continued through the file and seen an authorization document that was signed in the wrong spot, which was the employment verification ( so they had never sent the employment verification off).I resigned the document and she confirmed I would hear something by Tuesday. I had spoke to Yolanda four times prior to 5pm, I received a call and couldnt pick up at the time which was 5:02pm and no voicemail was left. I called the number back and Yolanda answers and puts me on hold for 7 minutes. I hang up as I was already in route. I enter the office and Yolanda tells me to give her a second another lady comes to Yolanda and she whispers something to the young lady. I continue standing as another tenant was in the office returning mailroom keys and getting information. The young lady says maam your application has been denied. Which was very unprofessional to be said in front of other people in the office. I asked her why and she gave me verbal information, I asked her could she show me proof being the reason she gave me wasnt correct. She told me she had received my rental history over the phone. I asked her was that the right thing to do being that the previous landlord could falsify information and she stated, we have tried to contact them three or four times and didnt get anything so I took the information that was given to me over the phone. I asked her how was that possible being that the application says that a thorough check will be done on all verifications. I asked her name and she stated it was Ana, I asked her who could I speak with and she stated, maam we can go back and forth but the decision as already been made. I asked for the property manager name and continued to tell Ana that how would they know if the information was true if it was verbal. I have so many more things to say that took place in this two week process. Kensington employees; Mari, Ana and Yolanda are all unethical and very unprofessional. Communicating information regarding a applicant in front of others isnt professional and its not coherent with what is stated in the application documents. I ask that if you are in the process of moving dont look here. They dont fully investigate the verifications and they take their time on the approval process. I would hate for this to happen again.

The nastiest, most noisiest place I’ve ever lived. Construction is a joke. Sub par remodeling done by people that don’t seem to even know when to work and when to call it a day. Terrible! Do not move Here! There is never anywhere to park. They towed my gfs car even though she was in visitor parking. You could even see the sign in the pictures the tow truck driver took, but management refused to refund the 200+ it cost to get the car back. When I moved out they kept over 400 of my deposit because I didnt clean it to their satisfaction. My gf and I spent hours cleaning that apartment. It was emaculate. There was nothing dirty in the pictures they took and told me that I just couldnt see it because the camera was old. Im still waiting to recieve the remainder of my deposit. I was supposed to get that within 30 days of moving out; I moved out May 31st, its July 18th.

We had lights went out for months; no maintainers came to fix, Instead of charging us on the final move out notification of it. We have an indoor cat; A CAT dont pee or poo inside, she has the litter box to use! They claimed almost $300 for Pet treatment. Like, treat on what? I provided the vaccine document as they requested, thats not enough I guess. we only lived there for a short-term and cleaned it as new as before we moved in. Parking for visitors is non-existent. Apparently they have signs posted everywhere, because the manager will make sure to email you a zoomed in image of it after you have been towed and try to find out why you were towed. [of course it doesnt show it from afar, or when a car is parked in front of it that covers up the entire sign]. They make money off of towing visitors, and residents, and have been seeming to get away with it. I live in a ghetto apartment as some may call it, but at least they have the decency to mark every single visitor spot with a spray painted visitor on it. How hard is that?? With the amount of money theyve made off of the tows, Im sure they could afford a spray can and stencil that will mark off the possible 2 spots they have out of the entire complex that is designated visitor parking.Other than that, the apartments are nice inside, and it looks pretty outside.

The parking here is terrible!!!!! for both residents and visitors. I failed to check the reviews prior to moving in, and that was a lessoned learned. There is no way for you to ever get visitors to come, they only reserve 10 spaces for visitors on each side... POOR! not only are the spaces limited, the parking space is narrow .... if you are a big person, im sorry, but youre not getting out of your car, or will be able to get anything else out of your car. I have to squeeze myself out from the car, and turn slideways just to get the hell out... this is ridiculous! I’ve been here for over a year and without a doubt it’s been the best apartment complex I’ve ever lived in and that’s in no small part to the excellence brought by Kiana, she’s tops. The maintenance staff is on top of things and the place is quiet as a church mouse.

I lived a year in these apartments and they charge for breathing and when my contract expired I moved to another place they kept charging me ridiculous amounts of invented charges .I do not recommend these apartments you lose your money like water for invented charges

They discriminate on application, i and my wife applied, our income is more than 5x the rent, we have good rental history...yet our application was denied...no tangible reason for the denial but Thank God is a blessing in disguise after reading these reviews.. The lady i spoke with was very rude, unprofessional and bitchy...

I called and made an appointment. Drove over there for my appointment. When i got there the doors were locked and no one was there . Called them and they said they are gonna let someone know that I’m there after 30 minutes still nothing . Just wasting people’s time even when they have appointments .

PROS:1. Nice looking apartment complex.2. Always maintained nicely as far as cleanliness goes.3. My apartment was brand new, just random stuff breaking down apparently from poor construction. 4. Dog friendly.CONS: 1. No parking if you stay out late unless you lease a garage or carport.2. No visitor parking, so forget about having people over.3. My apartment got broken into 6 months into leaving here. Talking to other neighbors break ins happen pretty often.4. Management staff either does not care or they dont know what they are doing.

I currently live here, I do not recommend anyone come to live here, they are very unsafe, they themselves sent us the tow truck so that we could rent an extra garage car, it happened to me and my children, the tow truck took my sons car and 2 days ago mine, the tires were stolen from both of my childrens cars on different dates. We are waiting for our contract to end before we can get out of here. They damaged my car when the tow truck took it away and the manager did not want to take responsibility for the damage caused. We already have two car garages and I have to rent another one so that the tow truck doesnt take it away or my tires are stolen. The rent here is very expensive and unsafe, the door to the washing machines is fallen, they took the other half to repair it 6 months ago and they have not installed it yet. And they send you a message saying that they are very sorry for what happened to you. But it doesnt help at all.

I do not recommend this place, the parking spaces are very small, the management is very bad, they are not able to provide help to their tenants, I lived here for a year and it was suffering, the neighbors above me all day and night made very loud noises, they did not care about the time and when one complained, they did nothing and we were mistreated. Very bad, they do not notify you of what you owe when the contract ends, they only charge you a lot of money as if it were nothing, it is not good to live here.
