Marq 31

Mail is not secure at this apartment complex. I have had my packages stolen, lost, left outside the building, tampered and torn open, locked inside the package room due to many faulty issues with the digital access system. Ask anyone at this apartment complex and they will tell you the same.Marq31 management has said they are looking into a solution to these issues for the last 8 months and things have only gotten worse. On the off chance that you do get into the mail room, you are responsible for digging through piles of packages to find your mail. Ultimately, management takes zero responsibility for packages, not even signing emails with a name, stating “as outlined in the lease contract, we are not liable for packages”I have tried addressing this privately many many times and have received no help in recovering lost items.

I just moved into Marq 31 & it’s an awesome place I’ve ever lived. Madi and Amber made my move-in process very easy and smooth. They are always very enthusiastic and go above and beyond to ensure that all residents’ needs are met. Whether it’s promptly addressing maintenance issues or offering a friendly greeting, their dedication to creating a welcoming and comfortable living environment is evident. Their professionalism and kindness make living here a truly pleasant experience. Thank you for all that you do!

I have moved into Marq 31 for half a year, and I feel it is an amazing place to live. Whats a plus, the staff here are very friendly and helpful when things occurs. Last week we happened forgot to take the trash bin back to the room and usually it causes violation fee, but Felipe, one of the staff, are so nice and friendly, and void the fee after we explained the reason. This makes our experience here even better.

We recently toured an apartment and were impressed by both the property and the exceptional service from Destiny Escobedo. She was incredibly helpful, courteous, and patient, taking the time to answer all our questions thoroughly. The property itself is very appealing, with a well-equipped gym, inviting social areas, and apartments with quality finishes. The pricing also feels very competitive for the area. While we are still deciding, this property is one of our top choices.

I have lived at Marq 31 for over a year, and my experience has been excellent. The staff is friendly and responsive, addressing any issues promptly. The property is very dog-friendly and inclusive, making it great for pet owners.The maintenance team keeps the grounds clean and well-maintained, and I appreciate the community events that foster a sense of togetherness. I feel safe here, as the property prioritizes security and maintains good communication with residents.Im currently in my second apartment, which is well-kept despite the property being a bit seasoned. The amenities, like the conference room, game room, dog wash station, and lounge are fantastic and available for all residents.Overall, Marq 31 is a wonderful place to live, and I highly recommend it!

Absolutely subpar. Where do I begin... by the way, I wouldnt give much weight to the 5-star reviews. They regularly hosted travel package raffles for people who submitted reviews.1. Parking garage break ins on May, August, AND September of 2024, with multiple cars windows smashed and broken into. My friend had to pay out of pocket to replace his window. The garage had no camera or security patrol at those times. Management response? Dont leave your valuables in your cars. Aka, have a cookie. The way they responded, youd think we were parking on the street in downtown....2. Constant mail theft. They initially didnt even have a well-secured mailroom with footage. So of course we had packages stolen. Then they attempted to upgrade this system but the thefts continued, so they would just email the entire building about missing packages. Talk about minimum effort...ever hear about Amazon package lockers? Marq 31 hasnt.3. Regular elevator shutdowns. Oh, and garage to building doors would regularly break down, so much so that 4th floor tenants defaulted to propping them open so that they could cross the bridge.4. Terrible, and I mean terrible leasing office team. The call pick ups were rude and minimum effort. Today when I had to pay for my move-out fees, the agent on the line, Destiny, flat out told me my fees had gone to collections. Despite me telling her that I had a written agreement with Amber Freeman to the otherwise. Only after I repeated this twice did she even bother to look up my account.... which showed that it had not gone to collections. Put in some effort.....5. Maintenance requests took a long time; drain clogged? Expect 3 days minimum. Lights not working? Good luck getting a one-day turnaround!6. Very very poor smells in the hallways... of course whenever a tenants dog had pooped on the floor, they wouldnt even clean that up for days. See attached picture.Only redeeming quality? The location and the relatively okay price. Thats it. Good luck future tenants!

Been here for over a year now and love the new management, environment and how quick the maintenance team are when you submit a request . I really enjoy the 2 story Gym, beautiful pool and sky lounge. The leasing consultant Johnna is always attentive as she goes above and beyond to assist with any need of the property or questions about the area. She’s literally the best!!!The is a place I can call home and never want to leave.

Ive had a great experience living in this apartment. The unit itself is spacious and well-designed, with plenty of natural light and modern amenities. The kitchen is particularly impressive, with updated appliances and ample counter space, making cooking a pleasure. I recently moved in & have nothing but mostly great things to say thus far. Destiny has been a great help throughout our apartment searching journey & the rest of the staff have been so courteous in answering all of my questions. The amenities here are really enjoyable. the apartment itself is quiet & peaceful. My neighbors all appear like decent people & the parking garage feels safe. The only thing id be weary about is having packages delivered - the mail room situation for packages isn’t the best & could use some organization against potential theft.

I toured the property with Destiny E., leasing consultant, and Im delighted to sing her praises. She does a remarkable job, which makes her a consummate professional. In sum, a real asset to the management company, and the owners. And by extension, to present and future residents.Marq 31 is beautifully designed, with gorgeous décor, and scrupulously maintained. As such, it has risen to the number-one spot on my short list.Be sure to ask for Destiny, should you wish to have an in-person tour, for a self-guided one is but the next best thing.

I have been living here a year now and just renewed for another year! I’ve checked all other neighboring properties and honestly have not found one as great as Marq31! Staff is great, maintenance is fast, and I have had zero issues with my neighbors. Couldn’t be happier

Management is great, responsive, and attentive. They actively work to ensure your needs are met. Amber and Darlin are top notch. During the Holiday Season, they set up a gift wrapping station and offered assistance to residents too. Kudos to Felipe for being so helpful!

Sad to see a property with so much potential go to waste, literally. Its a great location and good looking apartment from the outside. The amenities are very good. Unfortunately, you will see waste, garbage, trash everywhere. The property is just dirty, overall. The hall carpets are full of stains, smells. The stairwells have food and trash aging for weeks there. The garage has not seen a power wash in decades, looks like. Several cases of stolen vehicles, wheels, bicycles, packages and security is non-existent. If you place maintenance tickets, these will be marked as completed/resolved without no maintenance being done at all. Some doors do not lock, leaving the building exposed to intruders.

I absolutely love living at Marq 31! They organize great events for residents, like the awesome pool party we had this August. It was a blast and a great way to meet neighbors!The location is unbeatable. Being so close to Costco is incredibly convenient for bulk shopping and quick runs for essentials. There are also plenty of other shops, restaurants, and entertainment options nearby, making it easy to find everything you need without going far.The amenities are top-notch. The pool area is beautiful and well-maintained, perfect for relaxing on weekends. The fitness center is equipped with modern machines, and the community spaces are always clean and inviting.Overall, I couldnt be happier with my decision to live at Marq 31. Marq31 has been a pleasure to live at, with a warm staff who always acknowledge you and help the best they can. I’ve lived here for only a few months now and it’s been enjoyable so far. The residents are very friendly and the property manager Darlin is amazing! If you have a dog, the dog park is great with a lot of space for running and playing. The two pools are very nice, sky lounge is relaxing and the game room is a special touch for family and guests. Maintenance always responds within 3 days (my experience) and always quick and helpful. If you’re wanting a home in the Upper Kirby/ River Oaks area, I would recommend to give it a tour. The River Oaks neighborhood is 1 block down the street, which provides a great place to walk and enjoy the Houston neighborhood!

Do not recommend this community. I’ve lived here for nearly THREE years and initially considered this property to be a high end community within the River Oaks area of Houston; however, I was mistaken. This property is poorly managed and not high end. Do not allow the location, neighborhood or amenities confuse you. Of all the four areas of Houston that I’ve lived in since 2015 this is the worse community.1) There has been a gunshot fired late at night at the property and no explanation or resolution was derailed to any tenant. Security has not been increased and we’ve been expected to live here with no further details.2) I’ve had multiple name brand (lululemon, Nordstrom, etc. packages with branding on the outside disappear within the LuxerOne package system they advertise to be “secure” and each time I’ve reported management has done NOTHING much less returned calls.3) another tenant has caused a busted pipe to leak and ruin my entire 1 bedroom unit and management expected me to not get only live in the construction zone for THREE WEEKS, but also has done absolutely nothing to compensate me (i.e. free cleaning, etc.) and we’ve lived in dry wall and insulation dust which has caused me to pay for TWO urgent care visits resulting in allergy and upper respiratory reactions. Before you think it’s a one time occurrence, I too thought the same prior to my experience but there have been MULTIPLE obvious leaks within building 3.4) the property is mediocrely up-kept at best. The pool was out of order for nearly a MONTH and no explanation or details.5) 99% of the time there is a specific smell that we all are familiar with exuding from building 3. I’ve also seen multiple “deals” go down in the parking lot.6) NO MATTER WHAT YOU REPORT MANAGEMENT DOESNT RESPOND. I can’t emphasize this enough. Every property offers similar amenities however what sets them apart is management. SmartcityHTX Instagram has done an entire article on this and I highly recommend you read and consider.7) there are multiple BRAND NEW complexes down Alabama and Westheimer that will not only offer a new unit but better amenities for a similar price and better management for reviews I read.After THEEE years of living here we’ll 100% be leaving at the end of our lead do to poor management and dangerous tenant mix. I do not care what response is provided… these poor management qualities are unacceptable. An apology or excuses isn’t needed if proper management and tenant treatment existed in the first place.

I love living here, this is my 3rd apartment in 3 years that I have been in Houston and this is the only one that I want to renew my lease. They work really hard to make sure this stays a luxury apartment, the staff is so nice and new manager really knows how to run this place. I love it here. I’ve made so many friends, everyone is nice and it’s a dream if you have a pet with 3 dog run areas. Not to mention LOCATION!!! I’m begging them to not increase my rent to much because I plan on staying a longggg time.

**UPDATE 2023**: it’s been 3 very happy years living here at Marq31. The amenities are still as wonderful as they were in the beginning. I’ve hosted many events in their clubhouses since the space is so nice. CWS is a wonderful company. I hope I can continue to live here!2020 Review: Love living here! Sadly, because of COVID I am missing out on all the incredible amenities that make this place really special -- but still love living here. The apartments are stunning and our front desk staff (Sterling, Patricia!) is a pleasure to work with. The Luxer Package room is great and secure, two dog parks, two pools, three club houses, a state of the art two story gym, gorgeous interiors -- what more could you want? The location is AMAZING, everything is near by. If I could pick one thing I dislike, it would be the parking garage -- it is a pain because its so narrow -- oh, and a ton of the tenants feel like they dont have to have their dogs leashed lol but other than that GO FOR MARQ31! I have truly enjoyed decorating my home!

I’ve lived at Marq 31 for a while now, and sadly, the quality of living here has gone downhill recently. The management and maintenance of the complex have seriously declined. There are ongoing issues that never seem to get resolved, and the overall environment has become unpleasant.One of the most frustrating aspects has been dealing with the staff. Maddison, in particular, has been extremely rude and unprofessional. Instead of addressing concerns and helping residents, she seems more interested in dismissing them. This kind of behavior is unacceptable and makes it difficult to feel comfortable approaching management with issues.Security has also become a significant concern, with doors often not locking properly, leaving the building feeling unsafe. Packages are constantly being stolen, and there seems to be no effective system in place to prevent it. It’s incredibly frustrating to worry about whether your deliveries will actually reach you.The level of care that used to be a hallmark of this complex is no longer present, and it’s disappointing to see such a decline. If the management doesn’t take immediate action to improve these issues, I’m afraid more residents will be looking for a better place to live.

I moved in the property one month ago and have been very happy with the move-in process and the living experience.I toured the property with Madi and she explained everything very clear, she also helped me along the way around all the move-in details. Property is managed well with clear residence communication.

Marq 31 is a wonderful community. It is well managed and it’s been a joy to live here. Maintence services are quick and efficient. The leasing agents made the application process easy and were so helpful. I would recommend this community to anyone looking for a place to stay!

!!ALERT!! This place is full of roaches!! The first night I move in there were roaches in the bathroom. I had to buy Raid spray to kill so many. After pest control came, more dead roaches appear in the tub, inside bathroom cabinets, bedroom, and living room. I have requested maintenance to fix the cabinets in the bathroom since then but they are just not doing it. The staff clearly don’t really care and the management is not doing anything to improve the situation.

Even just calling for information was a blessing! Destiny was so helpful over the phone and answered all my questions. I do not plan to move until next year but she deserves the review!

Luckily, the driver who delivered my car was willing to drop off the car in front of the leasing building, and Madi, the leasing consultant, helped me to park my car in the apartments garage under my written consent. I lived at Marq 31 for the 4 years and it has been a great experience. The price, quality, and location are unbeatable. Moreover, anytime I’ve called the leasing office, I have been connected with someone who is knowledgeable, helpful, professional, and respectful. Anytime I have needed a maintenance request, they fix it within the week. When I pass the maintenance people in the hallways, they are always kind and friendly. Parking is easy for myself and my guests. I really do enjoy living here. I’m writing this review because I know how helpful a review can be to someone wondering whether to sign a lease. It first I really get a good impression about this place and I really make my family to rent apartment from them I didn’t not recognize who bad worst decision I made they lied to us from the beginning first about the safety they say to us they say this place have a security all the time but in reality there’s not any one can enter the place and some of them stole some cars and other’s can hide and change his car plate in the car park without anyone looking like seriously this is what you call a safe placeAnd secondly they didn’t informed us from the beginning about time if I want to renew again and they rant it to other person without inform us. And they say when you have any problems come to us when I do that they throw the problem in each other and no one help me. What they great are creating any problems to increase the payment to let us pay them more money then what they deserve.If anyone ask me to recommend this place to anyone I WILL SAYSTAY AWAY FROM THIS PLACE and search for a there oneback after reading their respond if they think i didnt sit with their management they wrong i sit with all of them but i didnt get anything and it was waste of my time and all the staff like ran a way for me and my family and keep saying its not in my hand.

I deeply regret my decision to move here due to the numerous issues that have made living conditions extremely frustrating. Security is a significant concern—three motorcycles have been stolen, and several cars have been broken into, all without any meaningful response from management. The situation is further aggravated by the maintenance teams lack of responsiveness; issues go unresolved for weeks, and pest control is grossly inadequate. The office staff is consistently unprofessional and rude, making it nearly impossible to address these ongoing problems. Parking is another major issue, with my motorcycle frequently blocked and no enforcement from management. The landscaping is equally disappointing, as they merely blow leaves around without actually improving the propertys appearance. Additionally, package theft and the absence of any real security measures only add to the frustration. If you value your belongings, peace of mind, and a well-maintained living space, I strongly recommend looking elsewhere. This place fails to meet expectations in every respect.

I was really trying not to stoop down to leaving a bad review but I feel that I would be doing you all a disservice if you are looking to move in here. Pretty on the outside with cool looking amenities. Other than that, that will unfortunately be as luxury as it gets. The hallway carpets are littered in animal feces. Yes feces, not just pee, and not just poop. Were adding vomit to the mix over. The carpets were cleaned this week only to leave a stench strong enough that you have to hold your breathe from the time you leave your door till the time you exit to the parking garage. Think of a damp rug that smells like wet dog and pee. You will find roaches in your living spaces ranging from the size of a penny to the size of a computer mouse that take 2-3 good stomps to take out. The walls and floors are so paper thin you hear every little movement/loud song your neighbors play. If your neighbor is walking above you you can literally hear every single step. Just about everyone has a dog here so if you are a light sleeper I would recommend mixing in a sound machine or earmuffs because it sounds like Petco at 6 in the morning with neighbors dogs barking. The management office has also not been too easy to work with from the start somehow messing up our lease paperwork and in the past dodging some of the requested work orders we would put in (mold related). There was a door handle missing to go out to the garage for about 4 months and now you have to pull up to exit as they must have installed it backwards. The garage leaks dirty rain water so dont bother washing your car either. All in all we are thankful for a roof over our head but I would definitely separate the word Luxury from Marq 31. Proceed with cautionUpdate:Just to fill y’all in with a few months more of living here. They have tried to sneak a renters insurance compliance fee on us THREE separate times. Also, we have had a leak coming from our window since July 14th, it is now September 1st and it has still not been fixed. When it rains water pours into our home. Packages are constantly stolen. Doors you should need a key fob to open are left unlocked. Do yourself a favor and just live somewhere else. Truly.Another update:More renters insurance fees tagged onto our rent. Touring the property was such an amazing experience! Application process was simple and hassle free. Destiny was so helpful with answering all my questions and concerns! I have been living at this apartment complex for almost a year now. I have not had any issues with the staff in the leasing office and the amenities (gym and game room) are nice. The main issue is safety related. About a month ago, I came downstairs at 6:00 am to walk my dog before work. The glass in the side door downstairs was broken. Someone bust out the glass. I took pictures and sent it to the Assistant Manager. I recommended in an email to the Assistant Manager that they install cameras because the one security guard that I see walking around sometimes cannot be everywhere at all times. The Assistant Manager responded saying they will handle the door situation. I was thinking that they would send out an email to the community letting them know about the incident, but they said nothing. I’m sure people don’t even know it happened if they don’t live in that building.This morning, I went down at 5:30 to walk my dog, and the door is broken again. Glass isn’t shattered, but the door doesn’t close. As a single female, I do not feel safe here. What is the point in having fobs if anyone can just break the doors and walk in? Nothing happens when this occurs. They just fix the door smh. As soon as I can leave here, I will be.Update: my last review was four months ago. The door was broken again a couple more times but as of late has remained fixed. I am still getting random large roaches in my apartment. I do not have an infestation. They are coming from somewhere else into my apartment. I brought this up to management, and they said they didn’t know where they were coming from. They had an exterminator spray my apartment, which to me wouldn’t do anything because my apartment isn’t the source. I feel that they might need to ramp up spraying the grounds with insecticide to a couple times a week instead of once every Monday. I don’t know if they are coming from the outside grounds, or I just have dirty people that live near me. Either way, I feel like if I wanted to deal with this, I’d be living in a complex where I pay $500 per month, not $1300.

Disappointing and Unsafe Living Conditions!!! RUN!!!This apartment complex has been nothing but a series of frustrations and disappointments. Firstly, the security is severely lacking; weve had motorcycles stolen, cars broken into, and packages go missing regularly. The management and staff are unprofessional and often rude, which makes dealing with these issues even more exasperating. Maintenance is a slow or non-existent service, and the apartments have a significant pest problem. The common areas are always noisy, tenants smoke freely, and the attempt at landscaping is merely blowing leaves around. To top it off, the parking situation is horrendous, with my motorcycle frequently trapped behind carelessly parked cars.

Felipe is wonderful. He immediately addressed a minor issue that I experienced and went above and beyond for me. Amazing staff!

Run far away from here. We just moved. This place is unsanitary. The hallways are disgusting and smell like pet urine. The leasing office is aware and has not intervened or done anything. Do you want to smell pet urine every time you leave your apartment or come home?

Has a lot of issue behind the scene with communication, breed of dogs that they allow, work crew leaving horrible messes, weed smoke every where and no communication when they come or leave, and safety.The doors were just recently working after MONTHS of asking and reminding, cars are broken in to. Emergency number for apt does not work.I call the office let then know of issues and they say call you back. Then no call back offices closed.

I was delighted to have worked with Madi once again! I’ve worked with her at a few other properties, and I’m delighted to say that she brings charisma and light to every property that she touches. To no one’s surprise, because of her, I couldnt be happier with my experience. From the moment I walked in, as always, her professionalism and warmth made me feel right at home, as well as her being incredibly knowledgeable about the property, and answering all my questions with patience and enthusiasm. Because of this, my experience was nothing far from delightful.

I really like this place, close to work, close to a lot of restaurants, the department and all amenities look great and Madi was always helpful and nice. Ive just finished all the paperwork to move in next Saturday so Im leaving 4 stars until Im fully moved in, but Im sure it will be great living there.

Updated review 10/24 Third year living here and I will say that I renewed my lease only because Darlin has been a MAJOR ASSET in running Marq 31. Since I’ve been here she has corrected the delivery issues, on top of maintenance getting their task done effectively, has installed more cameras in the garages (not to say we don’t need more) , the office staff has remained the same (no turn over) since she has been here. I have also gotten more involved w our community at Marq31. Sure there are MANY improvements that still need to be made but I’m afraid if we just don’t start to act and work like a community any and every place we try to go and rent will have these exact type of problems. It is NOT a bad place to live and I never expressed that down below, needs work? YES but for the location and the fact we have a very attentive and considerate manager and team NOW does wonders, it really makes a difference to us long term tenants. Some of these reviews are misleading, some just leave them to leave them and some leave them for no other reason than them just needing to buy their own home.On my second year of living here and it’s honestly a very VERY inconvenient place to live. Staff used to be very attentive in the beginning now they’ve switched everyone in the office at least 4 times since I’ve lived here. Maintenance is definitely hit or miss on when they are attentive or not, the garage system is terrible- they thought it would be more convenient utilizing it through an app but say your phone is dead or not getting any service you have no way to get in but to piggy back into the garage. The garage as has had many incidents such as catalytic converters stolen, cars broken into or hit, or they just flat out steal your whole car. If you order frequently via Amazon or whatever other than USPS you have to deal w the awful service called fetch bc for some reason the office couldn’t figure out how to make it convenient for people to just access their packages from the package room. So essentially you’re double delivering your items- it’s false when they say you can get it same day bc at times there are no times available and you have to schedule the next day. I’ve had a minimum of 4 packages that have not been received or recovered from fetch and you can’t get a refund (at least from Amazon) bc they say they handed it directly to someone at fetch. The fetch system is just completely awful- I’m on the phone msging them tracking numbers, pictures, and more info on top of info for them to find my packages when they’ve said delivered to them and they are as well hit or miss when they respond.. I want to say it’s a decent place to live to but there are waaaaay too many inconveniences w living here and for the price we pay. Marq31 please do better. Hire a security guard that is on duty all the time- hell convert the dead space where the package lockers were and put a guard there or in the storage room you no longer use with a security guard you could also utilize them to retrieve our packages back at our apartment complex and sign out w them instead of this god awful service.

Madi has been so helpful in helping me look at new apartments to move into! She is also available for dog sitting which is a huge bonus to have someone in the complex who I can trust with my dog!

If you are someone who occasionally has packages delivered to you, I would highly discourage you from living here! The mail system has been so backwards and it only continues to get worse to the point where it is absolutely impossible to receive mail here. The mail room is deadbolted outside of office hours so if you have something delivered - the delivery person will not be able to deliver it or end up leaving it outside to be stolen. If you do receive a package but are not home during office hours - you will not be able to retrieve your mail. I’ve resorted to having all my mail shipped to a friend’s address in Sugarland. When I have felt brave and ordered a few packages to my address, they have been lost or stolen every single time. Upper management refuses to take any responsibility or action regarding the issue

I moved here a few months ago living at this apartment complex has been a great experience. The management team is exceptional, always quick to assist and ensure everything runs smoothly. The amenities are great! My apartment is spacious high high doors and ceilings. Additionally, the location is convenient, surrounded by everything I need within 10 minutes of any direction. Highly recommend this place for anyone seeking a comfortable and convenient living space!

Living at Marq31 has been an absolute pleasure. The apartments are stylish and comfortable, with modern amenities including a game room (with arcade games and Skee-ball) that make life convenient. A couple of months ago, I relocated to Houston and chose Marq31 without having seen it in person. The experience has been terrific.Johnna played a crucial role in making the entire moving process a breeze. Shes knowledgeable and secured me an excellent place. Her relaxed demeanor, coupled with clear and concise communication, was incredibly refreshing. What stood out the most was her genuine care and great attention to detail. It felt like I was chatting with a friend genuinely committed to ensuring my happiness with the choice.In general, the community is fantastic. The neighbors Ive had the chance to meet are all incredibly friendly, and the entire staff has been quick to attend to any of my needs.

Overall experience is just ok. The upkeep does need improving, and paint used in the apartments is not scuff proof so it easily gets damaged and dirty.It would be nice if the call boxes can be fixed. Difficult for visitors and family members to get into building.I also would appreciate if front off will answer calls, and emails; it will be greatly appreciated.

Great apartment with even better amenities and staff. Being a resident here for over three years has been nothing short of a pleasure. Liz, who works in the leasing department has also been incredibly helpful with all and any questions/requests I’ve had. She is very accommodating and superb when it comes to communication. When I get back to my apartment, I truly feel at home.

This place is so pretty! I came to Houston as I’m thinking about moving here. The Marq 31 was such a nice place to tour. Luis showed me around and honestly made me want to sign on the spot. Do not live here!! Packages are constantly lost and management does nothing to help. Instead they are rude and unprofessional and always revert to “we’re not responsible for loss packages per the lease”.

Moved here from NYC. Been living here for two years and I’m very happy. I’m a busy resident physician and work long hours but my home at Marq31 is my personal oasis. The shared facilities are always clean and the office if very responsive. It’s barely a stressor when I need maintenance because all I do is submit a maintenance ticket and it’s fixed the next day! The neighborhood is safe and I often walk to some of my favorite local spots like central market and lifetime gym.

Honestly this places front office is a nightmare to deal with. They will give you misinformation and dont follow up like they say they will.

Ive lived at Marq31 going on 3.5 years and Im still beyond thrilled with my decision. This apartment building has exceeded all my expectations, and I can see myself staying much longer. From the modern interiors, spacious rooms, and ample natural light I can say it creates a great living environment. Furthermore the amazing fitness center and rooftop terrace, provide both convenience and relaxation. Nonetheless I must mention the leasing consultant, Liz whose assistance throughout my time here has been nothing short of great with helping assist any inconveniences there may be with ease and professionalism. Her friendly and welcoming approach made me feel valued right from the start. One that wears many hats for sure. All in all, Marq31 has been a fantastic place to call home . My partner and I just recently moved in and have had great interactions with all staff members. The maintenance team is very quick with requests and keep the property very well maintained. All of the leasing consultants have been quick to solve any issues that have come up. Desmond is the one who helped us tour the property. He was extremely thorough and welcoming, and is one of the reasons we were sold on this apartment. Madison also helped us when we had issues with our onboarding process. She had it taken care of in under half an hour. 10/10 experience

The property was so clean and well maintained and had great amenities. The property manager came out to meet me during my visit and was just as helpful. She introduced herself asked if there was anything. This was truly the best property I visited and most welcoming! Marq 31 has really left a mark on me.

Marq31 has been a great place to call home for the past few years. I’ve lived at other places in the area and the difference in my interactions with office staff has been night and day. There is not one person who works in the office who is anything short of pleasant and helpful. Maintenance requests are always fulfilled in a timely manner. The gym is phenomenal and I’ve been able to cancel my gym membership because I have everything I need and more right here. There’s ample parking for residents and guests. The pools, sky lounge and game room are great perks as well. I’ve enjoyed being able to have a spacious floor plan, huge yard for my dog, be within walking distance to work, and a short drive away from anywhere within the loop. Overall, you can’t beat the location or the experience living here. Look no further.

Great location- close to several shopping centers and parks. I feel safe living here and enjoy taking my dog on our daily walks around the property. New staff is very helpful, friendly, and communicative.

Area is great, apartments look nice and stylish, and amenities LOOK good. However, this is not the reality, management can be slow to answer complaints, amenities never work, noise can be too loud, pool is nice but for some reason not heated, and considering the fees they charge, you would think they would be upkeeping regularly.

BEWARE !!!I lived at Marq 31 for 3 years and I couldn’t get out of there fast enough . The staff is horrible at answering emails unless they need something from you . It takes forever to get work orders done , elevators constantly are breaking , dogs poop in the hallways , packages constantly are getting stolen at the property and cars getting broken into . The management at this place is a joke and I would highly recommend moving somewhere else . This property does not care about its tenants and will do everything it can to scam you for money with hidden fees and up charges . Beware!!

My husband and I lived here for 2 years (and hes been here for almost 3 years). Throughout our time here, we really feel like Marq 31 was a true home. The staff were exceptional. The amenities are wonderful. The little maintenance our apartment needed was always timely. The entire Marq 31 team made us feel like we were taken care of. Finally, the location of the apartment complex is central (and walkable!) to so many amenities: Central Market, H-E-B, several cafes and restaurants, a public tennis court. Its a gem!

The apartment is very modern and I especially love the spacious kitchen and balcony. The pet policy is flexible to a variety of sizes of dogs and there are different options for walking/ playing areas. We’ve had several issues with neighbors partying until 4AM, so it’s better suited for someone in their early 20s than someone who works early mornings or has young children. There are constant maintenance issues with elevators, the garage and amenities, and too many safety concerns for the price and location.

I spoke with two different leasing agents there. They were both super helpful and kind. Desmond in particular answered all of my questions and gave me information to questions I didn’t even know I should have. He was been with the property for while he said which I think is also telling of the apartment complex itself since there seems to be a high turnover at most places. I really enjoyed my tour and felt I received excellent service and value. They complex itself is clearly kept up with and it was an overall great experience.

Absolutely the worst apartment complex I have ever lived in.Car break-ins: There have been multiple car break-ins earlier this year, and there is no 24/7 on-site security. The leasing office doesnt care about your safety, and they wont do anything to prevent crime.Package theft: People steal packages from the corridors all the time. The leasing office doesnt have cameras to track this, and they wont do anything to stop it.Roaches: The apartment is full of roaches. Ive tried everything to get rid of them, but they keep coming back. The leasing office wont send out pest control unless you pay them an extra fee.Skyroom: The Skyroom is nasty and full of stains. Its also $500 to rent, plus a $500 security deposit. The leasing office doesnt maintain the Skyroom at all, and its full of roaches.Gym: The gym equipment is outdated and barely functioning. There are barely any lifting machines, and the cardio equipment is always broken. The TV in the gym never works.Pool: The pool is a free-for-all on weekends. There is no monitoring, and people do whatever they want.Maintenance: Maintenance requests are ignored. Ive put in multiple requests for repairs, and nothing has been done.Leasing office: The leasing office is the worst part of this apartment complex. They are rude, incompetent, and unhelpful. They dont care about their tenants, and they will do everything they can to screw you over.

I have been pleasantly surprised by how well run the apartment is and how well kept the amenities are. The gym, 2 dog parks, game room, and roof terrace are much bigger than I expected and the management do a great job of keeping the complex clean and functioning. I was worried about noise and I’ve never had an issue and the few small issues we’ve had in our apartment the team have responded to quickly and fixed. I’ve never met the management team but I have to say bravo to them - they’re doing a great job running the place and have exceeded my expectations.

I’ve really enjoyed living here at Marq 31 for the past 3 years! The staff is always courteous and helpful when I have issues. The property has 2 large dog parks that our pups enjoy. The dog parks and gym are very large compared to other places I’ve lived. We also have an apartment with a large yard we enjoy. Very nice neighborhood also!

I toured several Houston apartment complexes this past weekend and Marq 31 really stood out! My tour was led by Desmond Campbell and he was very knowledgeable about the facility. He laid out all of the options within my price range and preferences and answered all of my questions about parking, package delivery, and maintenance. I’m still in the process of making my final decision, but I was impressed by all of the amenities the facility had to offer and the great customer service I received from Desmond in the leasing office.

I have lived in Marq 31 for a month and since day one treatment has been exceptional. Toured the property with Paul and he kept in touch the following weeks, advised me on the best available options within my budget and preferences. After many emails asking questions, he kindly answered all. People in the office are always super responsive and friendly. I was referred to this property and would recommend for sure. Has all the amenities you pay for!

Great apartment complex. Friendly residents. Close to everything you need. The new management has made great improvements and listens to residents concerns and tries to solve problems as quickly as possible.

This property had gone completely down hill. I move in a week and a half and I can not wait to get out of here. They do not answer the phones if there’s an issue, they do not fix anything that is broken, when the maintenance workers do actually show up they have a horrible attitude, it smells like dog piss around the entire property, your packages will get stolen because they use a terrible delivery service. Do NOT move here. Literally warning you all. Probably one of the worst apartment complexes I’ve lived in since I’ve moved to Houston.

The Marq 31 has been the best the best apartment complex that I have lived in. I have lived in luxury complexes in NYC and in London and I have never had a better experience with the staff, who are very friendly and helpful. The amenities; such as the pool and game room, have been nothing but amazing. I would 100% recommend living here! If you have lived in Houston for a long time or are just moving down, the Marq 31 has something for you!-B

Update to my review: This complex is beautiful, that has never changed! The amenities are great as are the staff. Many of the small issues we had in the beginning have been ironed out although some persist but fortunately not as often as before so there is real progress. Building 3s elevator still goes out from time to time but not every week as in the beginning. Visitor parking is still a work in progress. Changes have been made to allow a set amount of visitors to park on the roof however it is cumbersome that you have to get a tag from the office so they can get into the garage and you better not lose it because it will cost you $75. This works if your visitors stop by during business hours or if you know in advance that you will be having company you can request one early but if its after hours youre out of luck or if you have several people over this doesnt help you. There is tons of space in the garage I think there is still room for improvement. The dog parks are getting some much needed TLC. The mulch is an improvement but unfortunately there is nothing that can be done for the lazy residents who refuse to pick up after their dogs. I still wish they went with a turf system. The mulch area still gets smelly and messy with heavy rain. Clubhouse is awesome, gym is great, and again staff is super friendly and helpful.

Searching for a new apartment is never fun in my opinion, but my visit at Marq 31 was one of my all time favorite properties to visit for many reasons. It was an easy decision after seeing the amenities and getting a wonderful site visit from Paul. Paul was knowledgeable and so friendly, making me feel warm immediately. He was patient, answered all of my questions, and has kept in close contact to see us through the lease signing process. My fav amenity is the 2 story, 5000 sq ft gym that has equipment Ive never seen in a regular gym. Also, the interiors at Marq 31 are stunning- I particularly loved the quartz counter tops- and I LOVED the sky lounge- views for days! Highly recommended :)

Don’t move here. I was one of the first residents to move in to Marq 31 and lived there for 4 years. I finally moved out last month and am updating my review from 5 stars to a barely deserved 1 star. I absolutely loved living at Marq up until the last year when management changed again. The building had gone down hill since I moved in (this is expected to happen since it was brand new when I moved in) but tremendously plummeted with the most recent management. To be clear: I only mean Kelly and Erin, the guys in the office are great.Upper management is wildly unhelpful, Erin is flat out rude and uncomfortable to talk to. They very rarely answer emails or call you back. During my second transfer process moving to another unit (which is typically an easy process. I’d know as I lived in 3 units at Marq so I had been through the transfer process before) Erin could not even tell me the price of my future rent for over a month and a half. I called in almost every day and she would say “IT is pulling it now we’ll have it by noon” which was an obvious lie. They were so uncommunicative that I called TWO DAYS before my move in date and asked if I still had a place to live since they still hadn’t given me a lease to sign, but had leased out my current unit.There were several cars stolen from the garage on multiple occasions that residents were never notified about. Of course, this happens everywhere but management couldn’t give us the decency of transparency. I’ve had many horrible experiences over the last year including an attempted break in that management did nothing about. I won’t go into detail here about the rest of my bad experiences because I expect a PR heavy response from corporate or management saying that none of my complaints are valid per usual.Overall, the property is not kept up with like it used to be. It used to be really nice, but I am disappointed to say this is no longer the case. Management is unresponsive, unhelpful, dishonest and flat out does not care about you.Also important to note: many of the 5 star reviews are from apartment locators that don’t actually live at Marq. Check out the profiles of who is posting and it’s pretty clear.TL;DR: save your time and look elsewhere. What you get from Marq is no longer worth what they are charging.

The new management is stellar! The new Property Manager, Darlin is a refreshing change. She is kind and keeps these hundreds of people in line. I am thankful for her care for the property.

Went on a tour here and was not expecting much due to the tour being self guided for health and safety. I was pleasantly surprised while talking with Sterling, who knew the entire complex like the back of his hand. He was able to stay on the phone with me the entire time and give me turn by turn directions for everything. He made my tour very welcoming and comfortable. The complex itself has many great amenities with a stylish look. I would highly recommend checking this place out!

After 8 months of living at Marq 31, I cannot say enough positive things about living here. Staff has been amazing in all aspects. Megan and Tyra were great in helping me get acquainted to Houston, and maintenance has been quick to respond to any issues I have had. Amenities are the best I’ve seen at an apartment complex and they are constantly hosting social events, making it easy to get to know your neighbors. The location is ideal for my work in the med center. I would definitely recommend this location to anyone needing a new home.

Marq31 has been the perfect home for me. The location is amazing, the amenities are lovely, and I enjoy my living space. Im very happy with my decision to be here. My building is fairly quiet and my neighbors are also. There are a lot of pets if you are a pet lover.

I really enjoyed living at Marq 31! By far the nicest apartment/complex I’ve lived in in Houston. The Marq 31 staff was always so helpful if any issue arose. I rented a unit on the first floor with a personal yard that was perfect for my dog. I would’ve renewed my lease without batting an eye if I didn’t have to relocate for work. I was sad to move out after 2.5 years at Marq31… I really enjoyed the amenities, and it was awesome to have yoga at the pool with Leticia! Yris and the front desk are always ready to help you and really nice to work with. I will miss grilling in the courtyard just outside my unit on the ground floor. It was a pleasure to see how the staff cleaned the grills every morning and took care of the courtyard plants. A memorable experience in Houston.

The Marq 31 team is highly dedicated to serving both residents and guests of their property. They continually have a smile on their face and offer to assist you with any needs you may have while on site. Besides the team, the apartment is always in great shape and the amenities offered are amazing for conducting business meetings, hosting private events, getting a workout in at the 2-story gym, or just hanging out in game room.

Never had any issues till last year my wifes LV purse was stolen.I hate to accuse the maintenance team, they been really helpful, but the purse was gone after couple of maintenance was done in the same day....Just learned the tip: Do not make multiple service requests with in the same day.

Marq31 is a place where good neighbors, friendly staff, polite managers, a cool gym, a large pool with summer parties, beautiful and bright apartments👌

The staff is absolutely amazing. If you are deciding to go tour the property, Paul and Tyra are amazing to work with. The community is clean and well maintained. The amenities are some of the best in Houston and offers a unique feature with the game room that Im sure everyone would enjoy. The rooftop lounge is also a nice feature. You get views of the city and wont have to worry about a high-rise coming and blocking your view. If you are looking for place, I highly recommend you tour!!!

All around amazing area and community.The complex has a great environment and friendly neighbors. There is good security on site and secure access to buildings/garage so it feels safe. I’ve enjoyed my stay here and it has everything I was looking for so I re-signed for another year!

Ive lived at Marq for 3.5years now, since it opened. Its been the longest time Ive spent at an apartment complex because Marq really has everything you need. While much of Houston and TX have rushed and gotten sloppy about COVID, Marq has been responsible to ensure the health and safety of residents which is so important in a community of 500+ people. Ive made friendships with neighbors, and enjoy all the resident events that Marq has made possible. The maintenance staff is seriously amazing, everyone is friendly and helpful. They take the community part seriously. The units are clean and modern, my 1bd/1ba has a generous outdoor patio, and there are lot of greenspaces which makes it dog friendly. Ive never had a problem with any dogs that live here even though I dont have a dog.Even though its a large community, there are plenty of spaces and amenities to find a nook for yourself.I definitely recommend living here, and appreciate the management for being so responsive.

FINAL REVIEW OF Marq31.Lets start by saying if you havent toured the property & youre just looking online, PLS take a tour! I actually turned this property down online but when Ia leasing agent insisted I took a tour I was sOo blown out of the water I looked & leased with Tyra Enooch.My experience living here was nothing short of a DREAM, coming home everyday was my highlight, I never knew how much Id miss watching the sunset on the sky lounge until I moved from this complex. I Truly loved all the amenities, the gym is two floors and has more than every machine you need, if you live a healthy lifestyle this will be on of your favorite places and will easily keep your health on track. every other Friday they have massages for the residents when u sign up, weekly food trucks, weekly gym & pool workouts & sky lounge Yoga.The residents were friendly and always smile it just seemed like most ppl I came across were generally friendly and I loved that.LOCATION : if you are someone who is extremely busy or always running late (me lol) This complex is no more than 13 minutes to almost everywhereee it used to truly surprise/scare me how fast Id get to places.My reasoning for moving was honestly a last minute decision. I planned on renewing my contract but wanted a much bigger apt for a specific price.Id HIGHLY recommend living here, Office staff is great one of THE best in the city honestly in terms of ALWAYS having amazing attitudes and ready to help energy especially DESMOND.Maintenance always came in no more than 48 hours late after my requests which were rare in the first place to be placed everything in my unit worked well. Amazing location, detailed architecture and design, no noise neighborsmy only complaint there was the dog smell in elevators every now and then but thats the pet owners fault, not complex.Overall I was pleased with my stay never any complaints my only regret is leaving but we shall see what life has in store maybe Ill be back. haha

Overall this is not a bad place to live. Especially if you love dogs.Pros:- New apartment- Two pools- A few lounge areas which can be reserved for private gatherings.- Computers with internet and printers available.- Garage parking (unassigned)- Pet Friendly and two dog park areas (Put this as a Pro for pet owners)- Package lockers available. If full, they have a package room that they hold them for you. Packages in the package room must be picked up during business hours.- Hallways and elevator are cleaned fairly often.- Maintenance crew is great- On site courtesy officer is seen walking around very often. Love this!Cons:- Too many dogs- Elevator almost always smells like dog- Guest Parking was not really in the plan when they built this place. Only about ten guest spots on the first floor of the garage. All other guests have to park on the street or wait to follow someone on in the garage. Roof parking allowed for guests. Guest garage tag is available if picked up during business hours. If the guest parks in the garage roof, you either have to walk out to open the door or they have to go down to the first floor so they can dial in.- Garage floors are not leveled properly when constructed. Standing water stays for days after it rains. Annoying to walk through. Picture attached.

I have been living at Marq31 for the past 3.5 years.I rate the property based on 1. Staff, 2. Community, 3. Pricing1. The leasing staff are good and very polite and helpful, and past managers and directors put residents first before prospective residents. For the most part, my experience with the staff was ok, except recently with Kelly Gaskin, the new Community Director. In the name of the corporation and its investors, Kelly has given me multiple conflicting rent increases with no justification other than market pricing as of today for increases to match those. To make matters worse, when I ask for the rationale for the rent increases, time and time again, she provides misleading answers. Perhaps she gets points with the corporate if she forces residents into unreasonable increases and dismisses residents as uninformed and uneducated. She will not like you if you question her irrational logic. However, in the past, when I had an issue and the leasing office staff would not be available or a similar situation would arise, CWS corporate was very responsive and would step in to resolve the issue. On this matter, I have yet to hear back from them.2. If you live in an apartment, you expect to deal with noise and some neighbour disturbance, but I had issues beyond normal not being able to sleep before 3:30 am, and sometimes 5:00 am. This went on for about six months before the tenant moved out. But, again, minimal to no action from the community managers encourage such behaviours.The first couple of years residing at Marq31 was a pleasant experience until things dramatically changed by putting the occupancy rate first before the community and residents. Safety will be your primary concern, and numerous property crimes that were the direct result of security oversight by the office – theft of my brand new motorcycle and a hit and run of my mothers car that was parked on the premises, which involved a resident that the office absolutely did nothing.3. Fair pricing and the gym was the only encouraging factor to consider living there. However, I signed a 15-month lease in January 2021. To my surprise, however, I received a Lease Renewal Letter (LRL) on October 27, 2021. According to the LRL, a 14-month term renewal rate had a $76 increase. I informed the office that the increased amount was reasonable, but the LRL was premature, as my lease term was nearly five months away. For practical and internal purposes that I still do not understand, the office sent me a new lease with the same term date (March 25, 2022) for the same rate.Earlier this month – only two months after the October LRL that attempted to increase my rent by $76 – I received another LRL. However, the 15-month lease renewal rate per this LRL was A $230 increase from my current rent – A 15% increase. The new increase is more than triple the increased amount of the LRL I received only two months earlier. The increase was so shocking that I reached out to Kelly to ensure that the numbers were accurate.I had an in-person meeting with Kelly a week later. Kelly informed me that the $230 rent increase was accurate but that it was also justified because units with similar floor plans are priced higher than what I pay. Furthermore, Kelly insisted that she was offering me the best renewal rates possible. Despite the fact that she had offered a lower rate only two months earlier, she could not give me a lower rate now because rates are determined by layers of investors, management, and corporate. Finally, as the sole remedy to my concerns, Kelly offered a complimentary housekeeping and carpet cleaning service – I dont even have carpet!According to the CWS website and Apartments.com, the exact floor plan (A3-J) stands listed as $50 less than her best offering price, with new residents receiving a one-time $300 discount. It is hard to believe that any property offers better pricing for new residents and not for frequent renewer residents.The current rent increase on top of all these issues makes staying a costly and undesirable choice.

The apartments are clean and well-maintained. The amenity areas are excellent, especially the gym and to the rooftop deck. The apartments are close to lots of grocery stores, shopping and restaurants. Getting on the highway is easy.

Marq 31 is one of the BEST options in the area. I looked more that 20 buildings and this was the best in my opinion. I decided to go for it on the spot.Since the minute you enter the smell of the lobby is great, all is very luminous, and the interior design has been well put together with good taste. The building is NEW, open around just one year, amenities are amazing, the GYM is one of the BEST i have seen in Houstons Apartment complex.Location is great, because you are in the middle of Uptown and Midtown, all the paces that i frequently go are within 10 min. Very well connected to highways. HEB 10 min away.This is not all, The best part is the TOP NOTCH GREAT CUSTOMER SERVICE. PAUL SIERRA was amazingly kind, helpful and made my check in process easy, smooth and seamless. He was always attentive to answer my questions, and flexible. Ask for Paul if you rent or intent to rent in here, he is truly amazing. Tyra was also very nice, i meet here after checkin inn, we went through my billing process and she was patient and efficient explaining all my questions.I am so HAPPY that i decided to choose this location, everything i mean everything as been just nice and easy. Coffee service is good and they place donuts and treats sometimes. They have activities and classes at the gym. And they are VERY PET FRIENDLY, which was important for me, they even had pets treats in the main entrance. I strongly recommend this place if you are looking for an apartment to rent around Post Oak or Upper Kirby, area.

We had an appointment today to view this complex. When we walked in, there were two men at desks. One was with a family; the other was on the phone. We were not the only people waiting to be helped. The man on the phone did not seem one bit bothered that he had guests in front of him.We waited over 20 minutes, without an acknowledgement of our presence.The one gentleman who had been with a family, completed his time with them and helped the next family waiting.The other man finally got off of the phone, left his desk, returned and got on the phone again.We finally walked out.I understand it was a busy day. But we toured 6 properties today. If the man on the phone would have taken a moment to acknowledge our presence, and let us know he would be with us promptly, I would not be writing this review.However, this apartment complex needs to know the importance of a client. A client who has taken the time to book an appointment, show up on time, and is now in front of you is more important than a potential client on the phone. Take a message a call them back!!We got the message loud and clear. We were not important. We were not impressed.We left and will not return. Our business will be taken where we are valued.Good luck.

I went for a tour with my roommate and this was by far our favorite complex for many reasons. The amenities are the best weve seen in the area but the tour guide was awful. We both felt he had better things to do than give us a tour. He walked very fast and was not personable, when wed ask questions hed cut us off mid sentence, and was eager to wrap up the tour. When we asked if there were any specials going on his response was, We dont need specials, our apartments are leasing without specials. These apartments have only been open for 2 months and arent even 100% completed. There are construction workers walking around everywhere and when aparentmets are first opening there is usually a special... thats why I asked. At the end of the tour we sat back down and before we even said anything he asked, So may I ask why youre not choosing this location, and what specials other apartments are offering so I can write it in my note. We walked out with no information, floor plans, prices, or pamphlet. This was our top pick but unfortunately due to the terrible hospitality we decided against it.

The moment I stepped foot on this property it had a nice calming energy, my tour with Tyra Enoch was amazing and she was so informative and you can tell she truly enjoys what she does which is always a plus (leasing agents are usually laggy and just there to be there) not Tyra! She had passion while presenting the property and immediately after I left I knew this was where I was leasing next. Been living here almost 6 weeks and coming home feels like paradise, the facility is kept up to par and my neighbors are friendly.. the office staff is incredibly sweet and always ready to help. Put in a maintenance request & it was handled within 24hours. I can’t stress how beautiful this property is & online viewing doesn’t do it justice id suggest a live tour (as I almost overlooked it myself). Also the location is convineint & close to EVERYTHING, I never drive longer than 15 mins to get to either grocery store, downtown, galleria mall. It’s just fantastic. High recommend and truly enjoying my stay at Marq31.

Without much guidance aside from a price point, Paul Sierra instinctively found me exactly what I was looking for. He was very knowledgeable, attentive and accommodating. Tyra Enoch also assisted with the process and had great energy and enthusiasm. They were both professional, responsive and efficient. They made what is usually a daunting task easy and enjoyable. The property is beautiful, brand new and has more amenities and community events than Ive found at any other complex in the area. The residents are friendly and seem happy to be here. This by far has to be one of the best apartment communities in the River Oaks/Upper Kirby/Greenway Plaza area of Houston. The amenities are very nice and the best I ever encountered. There gym is two levels with some of the latest equipment available. The sky lounge provides breath taking views with indoor and outdoor areas. The business center has multiple private conference rooms, and a large one with a flat screen on the wall for presentations. This community has 2 sports/game rooms, with pool, and arcade games. Excellent place to live.

Ive been searching for a new apartment within the loop for several weeks now. As everyone knows it is frustrating and time consuming to find a new apartment. Immediately when I pulled up to Marq31 I could tell that there was a different vibe here. I met with Paul Sierra who was extremely welcoming and gave an amazing tour! The apartments are brand new and modern and the amenities such as the pool, fitness center, private meeting rooms, and common areas were top notch! Paul was so helpful with answering all questions and making the leasing process quick and painless! If you are looking for a luxury apartment within the loop, dont waste your time anywhere else!

We were planning on leasing an apartment here, but Im annoyed that we were never told our counter tops would be tan instead of white. We were shown multiple apartments during our tour. They gave us options for the apartment layout we preferred and we were onboard, excited about finding the perfect apartment.Buttt we just found out that the apartment counter tops are all TAN. Instead of white like all the apartments we toured. I just wish they had told us that beforehand when we were in our decision making / touring process. There was no apartment with tan countertops shown to us, there was no mention of the counter top being a different color, all the pictures online are all white counter tops. A counter top is still a counter top, but it does make a dramatic aesthetic difference. it was just super annoying that it wasnt something they thought to point out when presenting us with the apartment options. Now I have a whole bunch of white marble decor and expensive dispensers to go with a tan counter top. Yay.

Definitely a 5-star property! Not only for the beautiful apartment homes, but also for the leasing staff who go above and beyond to exceed expectations. Paul went out of his way to help me find a unit available for immediate occupancy. He was, and continues to be, incredibly patient, kind, and proactive in assisting me transistion to a new city and new home.

We just renewed our lease for a 3rd year here. Marq 31 is a pretty decent apartment with nice amenities and welcoming staff. Hope the pandemic will be gone soon, I miss the gym so much!

Being from CA; working in the ent production field and moving to Houston is drastic for me as I had no idea where to live out here while working..... But I Absolutely love this property. The feel, the cleanliness, the amenities, the location, the peacefulness, and overall cool yet chill environment. The Vibe there is beautiful with good energy.*Paul is AMAZING, definitely go see him... I love his energy, patience, knowledge and professionalism. He truly listens to what you want, and creates optiions based on that. And no matter how many times I came back to decide or change my mind on which unit I wanted; he was so kind. I never felt rushed or pressured. He made me want to lease immediately. I didnt even go see another building after that. He’s sets the tone of the property. Even though All the staff that I’ve met so far have been awesome with genuine personalities...This property is incredible, sort of reminds you of a luxury hotel, they have massive hallways beautiful lighting, great texture and colors just everything flows with the mindset of fresh, contemporary, yet modern appliances, with an abundant edge...The pools are ok... But, they have thought of everything and even includes a complimentary dog walker, (I however dont have a dog) they have a world class 2 story gym, game room, separate complimentary office spaces, 24 hour maintenance on the property, security, and incredible rooftop club room, just beautiful.Also the movie theater is within waling distance, and if you go to church, Lakewood Church (Joel Osteen) is literally 1 block away. you can walk there as well.The schools arent very far as well as Ive found 3 in the area for my 12 year old with all super high ratings. Not to mention the Galleria area is only about 5-7 mins away.I know I’m going to love it here. They also have some incredible specials happening right now.I recently applied here and got approved. There is however one issue that is still being addressed that bothers me greatly. But I’ll wait to see how that goes before continuing to review in regards to that.But so far I love it.... Looking forward to it

Marq 31 is a very nice apartment complex, but leasing department was dreadful. Damon was on the phone with friends laughing it up while we had to wait for him to finish. No information was given to us about the apartment we requested and while we were self-touring another couple showed up inside the same apartment (Great Covid Protocols). Overall a very unpleasant experience, it’s a shame for such a nice complex.
