**UPDATED 10/22/24** After countless complaints about the building’s security, my car was stolen last night. This could have been avoided if management had taken action. STAY AWAY FROM THIS BUILDING! Modera Washington might call itself a ‘luxury’ apartment complex, but the reality is far from it. The building has no real security, and management refuses to address the serious issues that put residents at risk.1. The building’s security is almost non-existent. Although it’s supposed to have secure access controls, the doors are constantly damaged, allowing anyone to walk in. Homeless people regularly enter the building, and unauthorized individuals come in to steal packages from residents’ doors. My wife even had to leave the gym once because a homeless person came in and started staring at her, making her feel unsafe.2. Package theft is out of control here. Nearly all my deliveries have been stolen from my door, and my wife has experienced the same. I have repeatedly emailed the building manager, Jessica, about this issue and the constantly broken doors, but nothing has been done to address these problems.3. The storage units in this building are a joke. They have a major security flaw that makes them ridiculously easy to break into. You can open them with a knife, which I tested on several units in the building. My storage unit was broken into twice, and I lost over $5,000 worth of items, including two bicycles, tools, and a DJI drone.4. My car has been broken into twice in the parking garage, and I’ve seen other cars left on blocks with all their wheels stolen. The level of crime here is unacceptable, especially for a place that claims to be a luxury residence.5. On top of all that, I was harassed by one of the building’s office staff members. He aggressively got in my face while accusing me of smoking marijuana when I was actually smoking CBD outside on the sidewalk, where smoking is allowed. I have the entire incident recorded on video, showing him following me around and getting so close that I had to run away, which was especially painful due to my bad knee.6. Despite numerous emails to the building management about these issues, including the wide-open doors and constant theft, they have done absolutely nothing to resolve them. Jessica, the building manager, doesn’t even respond to the emails I send her.I still live here, and I don’t care if they know it’s me leaving this review—they’ve done absolutely nothing to stop any of these issues from happening again. For a building that charges premium rates and advertises itself as a luxury community, the lack of security and accountability is absolutely unacceptable.If you’re looking for a safe place to live, do yourself a favor and avoid Modera Washington. The complete disregard for resident safety and security makes this place far from luxurious.
Living at Modera Washington has been a good experience, thanks in large part to the exceptional staff. I want to give a special mention to Edgar from the management team, who has been incredibly supportive from day one. From our first tour of the building, through the application and moving process, he has been there to assist with professionalism and a great attitude. Even now, he continues to check in on us, always ensuring that we are comfortable and have everything we need. He consistently goes above and beyond to take care of residents, making a real difference in the community.I also want to highlight Jose and the entire maintenance team, who work tirelessly to keep the property clean and well-maintained. Their dedication does not go unnoticed, and we truly appreciate their hard work.Despite some challenges, I am grateful for Edgar, Jose, and the team, who continue to do their best to make this a great place to live. DO NOT MOVE HERE. Living at Modera Washington has become a nightmare, and after what happened last night, I don’t know how much longer I can endure this. Around 1:20 a.m., our beautiful 2020 Jeep Wrangler Rubicon was stolen right out of the building’s parking garage. This isn’t the first car to go missing from the property—multiple vehicles have been stolen recently. And the worst part? Management does absolutely nothing to address the ongoing security failures.I’ve never felt safe here, but now my anxiety is at an all-time high. The building is supposed to have secure access, but that’s a joke. The doors are constantly broken, and anyone can walk in at any time. It feels like anyone off the street can come inside and do whatever they want. Homeless people wander the halls weekly, entering every part of the building, including the gym and evan the pool. One time, I was working out when a homeless man walked in and started staring at me. He was licking his lips and touching his parts while watching me, making me feel so unsafe that I had to run out of the gym and back to my apartment. Now, I won’t use the gym if my husband doesn’t go with me.Every night I come home from work, I feel like I’m walking into danger. My shifts end between 9 and 11 p.m., and I’m too afraid to come home alone. I have to call my husband to wait for me outside so I can feel a little safer, but when he’s away on business trips—one week every month—I can’t handle being here by myself. I’ve started staying at my sister-in-law’s place during his trips just to escape the constant anxiety, even though it’s exhausting and disruptive to my life.We’ve tried to communicate with Jessica, the building manager, so many times, but she never responds to our emails. All she does is post generic replies on Google reviews, asking residents to contact her—but when we do, she ignores us. No one here is accountable, and nothing ever gets fixed.This building claims to be a luxury residence, but it’s far from it. It’s unsafe, unprotected, and mismanaged. If you care about your safety and peace of mind, do not move here. The fear, frustration, and lack of security are not worth it.
I’ve been living here for 2 years, and I couldnt be happier with my experience. The apartment is spacious, clean, and well-maintained, with all the amenities I need to feel comfortable and at home. The layout is perfect, and I especially love how well-lit and airy the space is.What truly sets this place apart, though, is the incredible staff. Jessica, the manager, is absolutely fantastic. From day one, she has been incredibly responsive, professional, and genuinely caring about the well-being of the residents. She makes sure everything runs smoothly and always goes the extra mile to address any concerns.Marcus and Edgar, two of the staff members, also deserve a special mention. They are both friendly, efficient, and quick to resolve any maintenance issues. I’ve had a few requests, and each time, they’ve been on top of it right away, ensuring that everything is taken care of promptly and with a positive attitude.Overall, I highly recommend this apartment complex to anyone looking for a comfortable and well-managed place to live. **Warning: Stay Away from Modera Washington!**Living at Modera Washington has been the absolute worst experience Ive ever had in whats supposed to be a luxury apartment. While the staff here are great, the upper management is truly terrible. My truck was broken into twice, and there was an attempt to steal it—yet management did nothing to help me relocate or let me leave. Its clear they dont care about residents, only about money.Jessica, the on-site manager, has been helpful, but Brittani Groves? Completely useless. She only responded with a generic email, pretending to be sorry but ultimately saying there was nothing she could do.To make matters worse, the so-called security here is a joke. They leave the lights on in the security vehicle at night to make it seem like someone is there, but Ive caught the car empty all the time, and how I know because there has been a motorcycle stolen from the garage, and including over 7 car break ins in the last 6 months!Do yourself a favor and steer clear of this place!
I have lived at Modera Washington for about 2 years, and have had a favorable experience. Maintenance requests are always fulfilled in a timely manner, the leasing agents (Marcus, Edgar, and Hannah) are very helpful and understanding if you bring any issues to their attention, and the property manager Jessica was very insightful when resigning my lease here.The amenity areas and hallways are mostly always clean (the hallway rugs have stains but I actually see them cleaning the carpets regularly), the elevators go in and out every once in a while but the leasing office keeps you informed on things being fixed, packages rarely get stolen in this building (never if you use the package service fetch), and during larger Houston storms this building always manages to keep power.I definitely recommend living here!
Living here for over 2 years so far and I actually enjoyed it. Maintenance is responsive and the agents are more than helpful. I haven’t gotten any issues with security of the building so far. Amenities are nice with grills, pool, and lounges and usually upkeep. So close to many stores and events that are easily accessible. Mondays are cool because they would have food trucks in the evening. Luce coffee is an awesome spot to be at downstair.
I have lived at Modera for close to 3 years and have enjoyed my stay here. The maintenance yea works very quickly and enthusiastically. The front office is communicative and always willing to assist with any issues. Last, but not least the location puts you right in the heart of Houston.

I have to agree with the other Google reviews on this property. There are many issues with this building. First of all, the hallways are extremely musty and stinky at most times of the day. There is constantly dog poop in the hallways and it’s DISGUSTING. There have been multiple weird and uncomfortable instances where people are yelling out with their window open. I wasn’t aware of the theft until it happened to me two weeks ago with a package at my door and I saw the review saying packages were being stolen. It doesn’t seem like things are going to change from the months of the same complaints I’ve seen and heard.I will say the staff is much friendlier than initially moving in. They had a terrible attitude but things have gotten better!The portal for paying rent is the worst part of all. “Resident Portal” is lagging, there are random photos that pop up in my documents and I can’t even open them. I had to call them and ask just to be able to pay my rent this month. It needs improvement.

He has always been amazing at handling my requests.Everyone in the front office is friendly and willing to work with you about something.The sky lounge and quick access to luce are some of my favorite things. Modera is an amazing place to live. It’s always clean and smelling good. We will definitely be renewing our lease. Also, Edgar from the leasing office is the best. He is always really helpful with everything that we need.
I lived at Modera for about a year now. I truly love the amenities and team here! Jessica, Marcus, and Hannah has been so helpful to me! I haven’t had any issues. They work with me regarding any concerns that I have. The maintenance team is quick to responding to any issues I’ve had living in my apartment as well. I am excited to renew my lease with Modera :)!
I’m very happy that we ended up choosing Modera Washington as our new home in Houston! From the office staff (Marcus, Hannah, Jessica and Edgar) to the maintenance team, everyone is so nice and gets things done! I particularly love the location as well (H-E-B, Target, and Sephora are right around the corner) and the gym is also a decent size.
Beware the persistent roach, ant, and mold from leaking pipes problems. Management tries to cover problems with a little paint. Elevators are constantly broken. Had to be rescued by Houston Fire Department after the lobby elevator dropped several feet and was stuck halfway between the first and second floor. Beware of forced contract with Fetch for packages and constantly losing mail packages. Thefts for packages left at the door are constant. Spent several thousand dollars, replacing new furniture that Modera staff mysteriously lost.

Modera Washington has some of the best amenities in Houston for an apartment community. The pool is the perfect size, the building smells amazing, and it’s evident the staff takes care of their community. Oh & if you love coffee… they have a coffee shop attached to their lobby.

Been here for a year. The front office staff is responsive and mindful of resident needs when you go to the office in person. Marcus, Edgar, and Jessica are the ones Ive personally met and they are great, always greeting with a smile. They are also fun to talk to. There are a lot of nice amenities. The furnishings and finishings are nice. I love my corner unit. You get what you pay for $$$. The office staff makes the complex fun by featuring fun posters in the elevators of resident pets and hosting food truck events.The maintenance staff is awesome - I am ALWAYS seeing Jose, Hector, Nelly hard at work. I see the guys shampooing the carpet as well (b/c residents let their dogs piss in the hallways! SMH). They work tirelessly to address requests daily and they are always cleaning the complex. And I mean ALWAYS. Totally not Moderas fault, and you will find this anywhere -- some of the residents are not considerate to the community. Its a shame that some residents deliberately leave trash in the parking garage. The hallways usually smells like weed and dog piss. Modera works hard to shampoo the hallway floors and to keep the hallway perfume up and running. When you smell the hallway with nice fresh scent, appreciate it because soon someones dog will piss and someone will take a hit of weed. I once entered the complex and saw Edgar cleaning up a massive puddle of dog piss. Some of the residents are absolutely uncivil. Some of them even take up 2 parking spaces. Talk about self entitlement.I do wish the pool and the lounges were open later. I also wish that we didnt have to pay $35 a month for 3rd party Fetch package delivery service. Also, the $25 valet trash I wish we wouldnt have to sign for. It is only a 2 hour window with strict rules and most of the time I am not available to put out and bring back in. The chute is also a few doors down and takes 1 minute to throw away trash. I know it is a massive complex to take care of, but the visitor garage gate has been open for several days which puts the cars at risk. There was also a period of time last year over the summer when the elevator nearest to my unit was out of order for 3 whole months. I realize this was after a big storm. But for the amount we pay it should be fixed within reasonable time. There is some landscaping to be done on the west side of the complex as well, usually water puddles up on the part where its supposed to be grass but its just been dirt.Overall it is a very nice complex with luxury units. The amenities such as pool, conference center, 2 lounges, and rooftop are nice. Some of the leases extra services and fees such as Fetch and valet trash should not be obligatory. I like living here just some residents should be mindful of others. Again maintenance and office staff are amazing. Thank you!!!
I been at modera Washington for a year! And I honestly love it! The maintenance is fast and on time! The leasing office is like family! The grounds are kept clean and it’s a very quite community despite being ima. Busy street! I would def recommend staying here. I don’t want to leave !

Recently I have signed a lease with Modera Washington and everything has been smooth sail. Friendly staff and always flexible with all the nuisances of moving in to a new apartment. Look forward to see what the new year awaits!
Modera Washington is a great place to live. Their on site management is very attentive & their maintenance team always fixes any maintenance requests I have within hours. I am very thankful for Jose and his maintenance team for always helping me!
I will start by saying that the issues here are mostly to do with the residents as well as the amenities. Management here is okay and have always been quick to respond to emails and maintenance is quick to respond as well. But for the last 6 months of living here, here is why we won’t be renewing our lease;Overpriced. You are paying for the clean nice and safe building but all of that is out of their control and they won’t be able to help you when you feel unsafe or get sick of the moldy, pissy, hallways. I get that this area is highly sought after but our rent is highly overpriced for the bullshit we put up with. Basically what you get here that you can’t get somewhere else is pretty much just no carpet on high floors. We’ve gotten mold TWICE in 6 months. While it was fixed, it concerns me that mold is growing that quick in a new building. There’s black mold in the office center, which again for the price of this apartment I’d expect the office center to at least have a printer. The elevators randomly break down or drop multiple floors with you in it. The resident garage is often left open for the homeless, crackheads, and sex offenders next door to just waltz right in bc the doors inside the garage also break sometimes and don’t lock. There’s no trash cans in the halls or garage so people just dump their trash wherever. The dog owners let their dogs shit and piss in the hall and in the elevator and don’t clean it up. Someone vomited on the carpet and it stayed there for two weeks. There’s food trash left in the halls too. Like legit half eaten chicken wings on the floor. The halls reek of skunk weed. The smart home has not worked properly for us since we moved in and even though the management has tried their best, it’s through a third party and they’ve been no help so we are paying for something we can’t use properly. You’ll pay for amenities you can’t use after 10pm. Even though you’re paying 2k a month, forget about a late night swim, or fresh air on the terrace. The train behind the building shakes our apartment and is so loud we can’t even use the phone when they honk, and they honk A LOT even though it’s a silent zone. There’s at least one wreck a week behind the building. And again I’ll mention the section 8 housing next door is full of drug users and sex offenders - which you can fact check on the Houston police website. I had a man follow me to my apartment from the garage and then wait outside my apartment. Packages get stolen and lost. Cars get broken into inside the “gated” garage. For a 900sqft 2 bedroom with no balcony and a view of construction, I would never had paid over 2k a month with all the other problems we’ve listed. If you’re gonna pay that much, check out rental houses. In this economy, get the dated apartment and spent money to decorate it nice bc you’re definitely not paying for luxury here. Or safety. Just quartz countertops and vinyl flooring.
After touring this property recently it’s clear that it’s very well cared for and maintained. Not only is the place beautiful and in a great location but it’s also very clean, safe and the staff are super nice! I did a tour with JaMarcus and he was very knowledgeable about the ins and outs of the property. I noticed that the residents seemed to be very comfortable there and had a nice rapport with him and the other staff. It was an easy decision for me to make in moving here soon and I’m looking forward to it.
The sweetest neighbors I could ever ask for and the nicest customers to come in for their coffee🩷 Also, thank you for letting me stay in the lobby to wait for my ride. Always clean, comfy, and safe.
Pros:-Nice location (plenty of great restaurants nearby, Glenwood Cemetery is right across the street and is a beautiful place to walk your dog)-Nice amenities and they keep the building well air conditioned. The co-working spaces with private offices were a big draw for us. Be sure to take advantage of the pool!-Stable electricity/water despite Houston storms & outages-Generous public wifi (managed to avoid paying for our own private wifi!)Cons:-Neighboring train track, with trains blaring their horns any time of day or night. We actually heard the train horn during our apartment viewing and expressed concern. The tour guide reassured us that the trains do not use their horns after a certain time each day due to city ordinance - this was a straight up lie.-Poor communication. Whenever we called the property with a question/concern during our application process wed reach an external party not based in the building who would need to pass along the message. Once you are a resident, I wouldnt recommend messaging the property via their online portal as they either dont check this or just dont respond; one time I messaged them three times over the course of a month regarding a single issue and never received a reply. Another time it took a week to receive a package that was delivered to front desk staff despite me messaging them and speaking to them directly in person.-Hidden Fees (e.g. advertise $25 trash fee with no mention of $3 trash admin fee and allocated trash fee which can come up to an additional $15 per month). Were paying $2k in rent and they still feel the need to nickel and dime us on top of it.-Unauthorized sharing of private information. Their online portal allows access to all application documents of all parties - open access to bank statements and paycheck stubs of all roommates.-The only elevator on our end of the building was down for MONTHS. We lived on the 8th floor. No reimbursement/compensation for the inconvenience.-Lack of consideration by other residents. Dog owners do a poor job of picking up after their pets leading to the building being surrounded by poop. Similarly, residents will leave their trash out in the hallways or hide it in the stairwell (literal garbage bags full, not just pieces of trash). Hallway carpet reeks of urine and the stairwell reeked of urine while the elevator was down (avoid the puddles and drips from above!)-I walked into a homeless woman sleeping in a common area late one evening. I called security only to be told that they were aware and management had approved of this so long as she didnt cause issues.-Theres only one freight elevator, which is on the far east side of the building (Brashear St). If you live on the west side (Oliver St) of the building like we did, good luck. This is a LONG building with long hallways and many turns. Youll dread the idea of moving out after moving in and carrying your couch across the length of the building.-Minor, but certain amenities were missing such as a community printer and coffee bar.
I had a fantastic experience with the Edgar at Modera Washington! He’s detail oriented, provides excellent customer service, and clearly loves what he does. Highly recommend working with him if you’re looking for a place here!
The apartments and office space are beautiful here! The staff are nice and helpful. The janitor is so welcoming and keeps everything very clean. Would highly recommend!
Going on year 2 of living at Modera Washington and I highly recommend it! The maintenance team and office staff are top notch. Marcus especially has made my experience here wonderful. Every request I’ve brought to them has been addressed and solved quickly. Great location and great amenities as well!
Overall, my experience at Modera was fairly positive. The apartments themselves are nice and new, lots of light, aesthetically pleasing. One of the best apartment gyms Ive ever seen, nice pool, and the cubbies downstairs for studying/work are really great. Very pricey, especially for Houston, but the location is hard to beat-- central to basically everything.The negatives-- the staff is hit or miss. Not sure who is still there, but Selena was wonderful-- she was the lone consistently pleasant person in the office who was there the entire time we were (there were other nice folks as well, but they came and went fairly quickly, and also other not-so-nice folks who also cycled in and out.) The management were particularly unpleasant, especially Miesha (who I think is gone now.) The maintenance guy(s) were great, though.Stuff was always breaking. Elevators, door locks, etc. The washer and dryer were awful-- everything always came out smelling like mildew and they could never figure out why (we moved to another apartment complex and the problem immediately resolved, so it was the washer/dryers at Modera that were the problem.) The door to the garage elevator room was broken for weeks multiple times, meaning anyone from the street could have waltzed into the building (and theres a fair number of homeless/sketchy people in the neighborhood, I found a guy sleeping in the upstairs lounge one time).The location can be fairly loud depending on where your apartment faces (trains, emergency vehicles, people zooming down Washington at all hours of the night.) Garbage trucks (and staff putting out the cans early) woke me up early several times a week.The other residents are very hit or miss. They skew young and rowdy-- upstairs neighbors had frequent parties until late at night, the smell of weed was nonstop, and lots of bad dog owners (letting their dogs run around off-leash, peeing in the hallways and elevators, pooping in the stairwells, etc.) The previous manager before Miesha at least sent emails griping about the bad behavior, but those stopped when he left.Would recommend for younger folks looking to live in on Washington and party, not so much for old cranky people like me who have kids and just want some peace and quiet. There are better complexes for that (like Encore Montrose.)**Disclaimer-- I had an unpleasant experience that was caused by me trying to get out of the lease to accommodate a family emergency (my mom needing to get out of an abusive situation). It was 13 months into an 18 month lease-- when I presented this issue to Miesha, she was very dismissive and unsympathetic. I fully understood that a contract is a contract, but the lease-breaking conditions were ridiculously onerous (four months rent, or roughly $12,000 to break the lease without a 60 day notice, still nearly $6000 with it), and I asked if there could be some kind of meeting in the middle due to the sudden and dire nature of the situation where I could cover the rent until the apartment could be re-rented so that Modera wouldnt lose any money, but also where I could avoid paying $12,000 I didnt have to spend (my mom had 4 dogs in tow and nowhere else to go.) She was, as mentioned, unsympathetic, as were the next two people I spoke to above her, specifically Shilough Coy and Jessica Miller. They could not have cared less that my moms life was in danger and suggested she just contact the authorities. Wow thanks guys, what a super helpful suggestion. Ultimately, they essentially said you signed the contract, not our problem and were unwilling to work on a solution that could have worked for both of us by having them lose $0 but also having me ultimately spend less than $12,000. I didnt expect special treatment, or to be let out of the lease for free, but I have lived at apartments with much less absurd lease-breaking conditions AND would have been willing to find a middle-ground solution that worked for both parties. Left a really bad taste in my mouth. God forbid you live here and need to end the lease early lol.
We don’t really have resident events. when we do it’s stuff we have to pay for like food trucks and pop up brunches where we are charged for the meals.Also there is no free coffee machine for residents and future residents like other apartments in the area. Only a coffee shop on site that you also have to pay for.it would be nice for them to engage more and have actual resident events that don’t cost us more on top of what we already pay.
It’s only right that I update my review now that I’ve decided to renew :) which that alone should explain how I feel about this place because why would I renew at a place I don’t like living in?The apartment’s amenities are great and usually pretty clean. The different floors could use a little TLC, which the apartment staff does often to address carpet stains and weird smells. I’ve never had a package stolen & genuinely enjoy the leasing staff. They’re kind, knowledgeable, & always happy to help.They have the best maintenance staff in Houston, I said what I said. Jose is a star.Issues I’ve had in the past have mostly been resolved. Things break, things get fixed. Most issues are out of the apartment staff’s control (like the fact that so many people here lack home training and don’t know how to pick up after themselves or their dogs) so I won’t fault them for that.Location is great, floor plans are spacious, & parking has never been an issue. Upon completion of viewing the property, I knew instantly that this was the place for my children and I. The property is immaculate and JaMarcuss exceptional presentation of the property made a significant impression . Exemplifying excellence, the residents seem to hold him to a high standard. Minor repairs needed were fixed quickly. No issues thankfully just randomly elevator is down. Luckily there are 3 elevators to choose from. I’m happy at Modera.
I love this property. It’s super clean, and the maintenance team does a great job at making sure the property looks/smells fresh. The leasing team is always in great spirits.. the manager (Jessica) is really sweet and knowledgeable. 10/10 definitely recommend.

Warning: Staffing has changed and the people I mentioned in my review no long work here the new front office is not helpful and more abrasive to any resident........Earl & Staff maintain good policies that look after the building.Plenty of Amenities to Residents here so not many people you run in to even at the sky lounge.Quality Apartments for Decent Pricing,this building is nicer than anything in the area and this building has THE BEST view of down town uncontested
I’ve really enjoyed living here this past year, I visited a few places in the heights on Washington before deciding on Modera. None of the other places came close to how nice and up to date Modera is. I’ve never had to call maintenance since I’ve lived here, but the maintenance folks are always around making sure everything is kept up. The office folks are great and helpful whenever I need anything.
I wanted to write this review to shout out the community manager, Jessica. She is always so attentive to residents needs, and is always willing to help with as much as she can. She responds quickly, tries to find a solution, and is very kind while doing it all with a smile on her face. I have lived at many different properties and Jessica has by far been the most helpful manager I have encountered. She is the reason I am still here at Modera! Thank you for all of your hard work and dedication, you are very appreciated.
My touring and move in experience was a great one.During my tour I was shown multiple options to help find the home to best fit my needs. Move in day everything was ready and quick.elevator closest to to my apartment is currently down but things happen and there are two other elevators for me to use.happy with my decision to lease here.

Modera Washington made it super exciting and easy! Their staff is beyond friendly and knowledgeable. The community itself is clean and always smells good! We have such beautiful common areas and a “to die for” view from our sky lounge. I absolutely love my apartment!- one happy neighbor.
I have lived at Modera for a year, and I have had nothing but a positive experience with all of the staff + apartment itself. This is actually my favorite apartment Ive lived in thus far aesthetically.Specifically, Marcus in the office is the best (they all are i just cant remember everyones name) - genuinely i took time out of my day to write this.I would recommend this property to anyone looking to move. There is also a Luce Coffee shop under the building and that is reason to live here on its own.
The complex is always clean, the staff are very laid back and personable, and the area is the perfect distance from everything. If you’re looking for a place in the Heights, I would suggest the Modera Washington.

I’ve lived here for over a year and seriously have not had one complaint! Apart from how nice the building itself is, the staff is very friendly (especially Edgar and Marcus) and have communicated wonderfully throughout my time living here. Maintenance is also done super quickly & Jose is so so nice! 10/10 recommend!

While the community and amenities are nice, the leasing professionals need improvement on how to communicate with current & future residents.Also I understand that the apartments use Fetch for packages and many people might not know to send it to a different address at first, but to find my package thrown to the side and not on the shelves with the others is rude. While it is a hassle to move again, I don’t feel comfortable staying in this place.*Update: Bike was stolen and the office was no help at all. This is the second time I’ve lived at this property and seems like Millcreek never has a good management team in the office. This time was worse than the previous time I leased here.
I’ve been at Modera for over a year and renewed my lease last year b/c I was overly impressed with the property management team e.g., Edgar, Marcus, and Jessica. I’ve had a few issues in my unit and the team was responsive and helpful. I will likely renew again in October. Also, there’s such an amazing event space here, I threw my 35th bday here in November and felt like we were in Ibiza with the skyline. Love this place. Maintenance is always responsive and swift.
The management here is amazing. Edgar has helped me so many times I have lost count. This was my first move in 4 years so it was stressful to say the least, but Edgar helped us find our perfect unit and made sure all of my questions were answered. Edgar went above and beyond to send me videos of the units that I hadn’t been able to tour and we ended up moving in to one we never even saw in person! I will highly recommend this location as it is in the perfect spot close to many grocery stores and nightlife! I look forward to signing again! They have great specials and management that actually cares about its community members. 100/10 Stars!

Modera Washington has been the ideal apartment complex since I moved in. The location is great, the amenities are fantastic, and the office staff are so accommodating. Cole gave me my tour and was super informative and kind with answering my questions, and even helped me move into my place when others were not around! He made it very easy and comfortable (no pressure) for me to sign a lease when I was ready. Marcus and Melissa have also been exceedingly pleasant whenever I have interacted with them. All three are great assets to the property. I highly recommend this complex to anyone who is touring.

The leasing agents, Edgar and Selena, were exceptional - their knowledge of the property and the surrounding Houston area really shined through. They answered all my questions with such detail and made the entire experience feel personal and informative. Their customer service was top-notch; they truly went above and beyond. I have been very hesitant to post a review for a while but figured it was time to write my regards.I have been a resident at Modera Washington for 2 years. I will be honest my first year at Modera was very pleasant.This past year however the apartment has really gone down the drain.To start there is constantly dog waste around the apartment. Whether it is on the carpet hallways or in the elevator, not many days go by without fearing you are going to step in urine. If there was an accident in the elevator on Friday night it is not fixed til the following Monday, so watch your step! The apartment has sent many emails in regards to the waste. One possible solution is charging each floor per month for carpet cleaning, so if you do not have a pet be prepared to pay for other’s accidents. I understand this is not a management issue however I do think it speaks to the people you are choosing to make your neighbors.There are cars that sit on the top floor of the parking garage for months. So much so that people have started writing dates on the dust of the car to document just how long the cars sit there. These cars get stickered with “towing warnings” and then weeks later are still not towed. But if you park in guest parking unregistered for 30 minutes you will be towed (happened to my fiancé).The brand new fridge in our apartment is constantly getting a visit from the maintenance team due to a faulty ice maker.The cabinets are just plywood with a laminate cover, everything screams nice! But is really very cheap.Now, the elevators. This is what brought me to write my review. On May 5th the elevator on one side of the apartment went out of service. It is 6/21 and it still is out of service. I understand that there are parts needed and it’s out of the apartments control. However, they really haven’t done anything to help out the residents on the side of the apartment that is without elevators. Most residents have been parking close to the working elevators as those are on the other side of the unit. And then making the trek to our side of the apartment from there. However this week the apartment complex has now painted reserved over the spots closest to the working elevators. So you must pay a monthly fee to park near working elevators.Modera Washington started as a great new trendy place to live and has just gone down hill. Poor management with not many solutions or answers.
The interior hallways are disgusting and smell horrible. I tried to put in a maintenance ticket for them to clean the interior hallways and it was marked complete but the carpets were definitely not cleaned.You can smell the odor of the carpets as you walk through the hallways and you can visibly see the carpet stains, which are dark nasty stains. For the price I pay every month and we all pay every month at a bare minimum they should be able to keep the property clean.Also, if you want to live somewhere where the after hours emergency maintenance team actually answers their phones. Don’t live here. I tried calling because my A/C isn’t working and they don’t answer.
This is by far the best apartment I’ve lived in. The staff is extremely fast with requests and willing to help. Location is near everything!

Every issue Ive encountered, whether related to apartment maintenance or disputes with other tenants, has been promptly and efficiently resolved. DO NOT MOVE HERE, stolen cars almost daily, packages stolen and crime inside the building every day, dirty installations, homeless people using the pool. Worst building around the area, secured access doors broken and never get fix no matter how much you tell management
Im really disappointed with my current situation. The staff is friendly and doing what they can, but I need to address my personal situation starting from September 1, 2023 my moving date. When I signed the apartment lease, they never told me it was only for 13 months and didnt offer a 12-month option with 2 months free, which I would have preferred. So, I ended up signing a 13-month lease, even though the lady who showed me the place initially talked about a 12-month option but didnt provide the correct offer. It was confusing, and the leasing office staff changes made it worse because the lady who gave the tour was no longer there when I applied. Back then, trying to reach someone from the leasing office by phone was quite challenging, and I still face this issue. I gave up on trying to call, so now whenever I need assistance, I simply visit their office. However, I firmly believe I should have qualified for a 12-month lease, not 13 months, as it was entirely their fault.Moreover, when I inspected the apartment before moving in, I found out it was designed for disabled individuals, even though this wasnt mentioned in the lease. Fortunately, they moved me to a one-bedroom apartment, but its not sunny. Given the high rent Im paying, I dont think its worth it.Im on the 4th floor, does not smell clean and there are so many cockroaches. The carpet is dirty, and they dont clean the elevator often. The stairs are too dirty to use as well. I also want to mention that Ive lost some of my packages so unfortunately, It doesnt feel safe living here. Considering the high rent, I believe having high expectations is reasonable. My advice is to be cautious before moving into a place like this.

I found Modera at the very last minute before moving to Houston. Selena made the move so much smoother. She was so helpful and really attentive to the time crunch I was in. The rest of the staff in the office were also so warm and welcoming when I moved in. The amenities that are available are amazing. This complex is in a beautiful area and is not far from your everyday needs.

I always enjoy engaging with the Property Management Team here at Modera Washington! I find each individual in the front office to be very polite and ready to assist in a rather timely manner which is quite refreshing! Marcus and Selina have built a great team of like minded individuals to help fulfill the needs of their local residents!
Our Move-in was very difficult and the miscommunication between the leasing agents and property managers was very stressful when it came down to getting our application done. Leasing agent Marcus was extremely condescending and jessica the manager didnt even review our application until the day of move in day. They told us that we would be prorated for our rent for the 10 weeks free but did not say they would only apply it only one month at a time and could not be used on the first months rent. Please do your research before applying and make sure the leasing agents clarify the contract before going through. Property is very nice but the quality of the amenities and units is cheap.

I recently had the opportunity to tour Modera Washington, upon arrival I was greeted with friendly staff and amazing ambiance, the leasing agent was extremely helpful and patient with me as I explored my options. The property is beautiful but the staff made the experience 10x better.
Overall a decent experience and a beautiful building.Two negative experiences brought down my overall rating on the place.One - I had an issue with my dryer where it would work for 10 minutes and then shut off, had to put in a work order each time, was ignored because the maintenance crew would test it and say it was working but never waited past 10 mins to see the issue. Battled with this for 4 MONTHS and was told they would only send a tech if they noticed an issue. In the meantime I had to carry all my laundry to different units on my floor in order to dry my clothes. Why not just swap my damaged dryer w/ a functioning one from another unoccupied unit? They said the corporate office would not let them. Then I requested to speak to their corporate office and within a few days my dryer was fixed. Very infuriating and inconvenient.Two - I had my bike stored in their bike storage chained to the wall, as I was moving my stuff out I noticed my bike was not there. In fact, a lot of the bikes were not there. Someone went in there and legitimately removed bikes that were secured with a chain. So bike was stolen, I would advise against storing your bike there.Aside from those 2 events, my experience was decent. The building is nice, and has beautiful amenities including the sky lounge and work from home area downstairs. Having Luce Coffee in the same building made my experience there a great one as I love that place. The location is great, would rarely drive anywhere to enjoy the nightlife as everything was usually a 10/15 min uber ride.Love the smart lights and remote access to the visitor garage. Grills all over the building if you want to have a few friends over for some food.Maintenance is fast and friendly and respectful to the notes you add in your requests.The front office staff is sweet and friendly for the most part but you can tell they’re limited by their managers decisions as much as they would like to help.Knowing what I know now, I would consider living here again I just wanted to rate the experience based off my time there.
I’ve been living here for almost two years and i absolutely love it. It’s convenient and close to everything. For the most part it’s clean and i enjoy the amenities especially the rooftop. The residents are here is super friendly and the staff is very dedicated and present at their jobs!

I’ve been here since day one and I believe the very first resident of Modera. The Staff has changed since the beginning but it is still a great place and highly recommend. Cole and Marcus are always a great help and get things done. If my client has a budget that supports this community, it’s always my number one suggested choice. Cole and Marcus take care of the residents and my clients speak highly of them as well.

Worst apartment complex I’ve ever had the unpleasant pleasure to live in. Management is a revolving door, no security, I’ve been waiting for maintenance to install my missing bedroom door since I moved into my unit, maintenance also does walk into my unit without prior notice. Which led me to install camera inside my own apartment due to lack of privacy and security. Car got broken into in the same area where they joke of a security guard was parked at. Which he doesn’t even stay in his car the whole night just has his security lights on.. stay away from this place at all cost. I wish I had

From the moment I moved in, it became apparent that the managements priorities were far from the residents comfort and satisfaction.The package delivery service, Fetch, is an absolute disaster. Not only are you forced to subscribe to it, but it manages to lose nearly every package that comes through its doors. Important deliveries vanished into thin air, leaving me frustrated and inconvenienced. Their lack of accountability is alarming.The staff at Modera have a knack for being rude and unresponsive. Whenever Ive needed assistance or had concerns about the living conditions, they brushed me off without a care. Its disheartening to be treated with such disrespect, especially when you expect some level of professionalism from the management.Moreover, the community itself is loud and inconsiderate. The walls seem paper-thin, allowing every sound to travel freely from one unit to another. Sleepless nights have become the norm due to constant noise disruptions from neighbors and their loud gatherings.Overall, I cannot recommend Modera to anyone looking for a peaceful and pleasant living experience. The package delivery chaos, unhelpful staff, and noisy community have made this place far from the haven I had hoped for. Save yourself the frustration and look elsewhere for a more respectful and serene living environment.
If you value your sleep, DO NOT move here. The walls are paper thin and I can hear everything my neighbors do. The worst is my next door neighbor clearly leaves her two dogs alone at night very frequently and they bark ALL night. I have lost sleep for countless nights. I have been complaining to the staff for several months. They claim to have given this resident several warnings, recently giving her a final warning and ultimatum to remove the dogs from the property if the barking does not stop. I noticed an improvement for 2-3 weeks but once again, the barking has continued and I cannot get a decent night of sleep. It is literally impacting my day to day, my ability to wake up promptly in the mornings, to be able to mentally function and do my job. Sleep is a basic human need and I cannot even achieve that in my HOME. I will be updating this review to list out all the problems I have had at Modera since day 1, and the list is plentiful. This apartment is the reason I am officially done with apartment living. I have one month left at Modera and my move out day cannot come soon enough. This lease has been the biggest waste of money and it sickens me that I spent $1600+/month on an apartment that has never felt worth the price. Do not be fooled with all of the amenities. Sure, it is appealing but the actual living here has been a nightmare.
Ive toured Modera Washington several times and each time I have such a positive experience! The staff is so welcoming and patient and the building offers beautiful units along with some of the best amenities Ive seen. This is a building I would highly recommend!

I visited this complex 08/23/23 , Marcus was really helpful , nice and full of energy! He really seems like he loves his job and made me feel like a friend he was trying to help find a home and not a stranger trying to make a sale. The only reason I chose not to lease here because a unit i was interested jumped up $300 within 2 DAYS & they don’t offer proration at the apartments. And im just not into paying $3000 for a 1 bedroom .. I honestly would’ve signed my lease the same day if it didn’t experience that crazy price jump and of the offered proration.
I went for a apartment showing and leasing consultation. Young lady at the office (should have gotten her card because I forgot her name, but she mentioned she was new) was so sweet and helpful. And everytime I called, the person answering the phone is always nice.This complex is incredibly luxurious and the amenities are insane and endless. Too bad even after the promotion its too expensive for me, but if you could afford it, this place is worth it in my opinion. This community is one of the most unique in Houston, from its amenities to its staff. The location is second to none as it’s located close to Sawyer Yards and minutes away from Downtown. The gym is top tier and so it’s the sky lounge, not to mention the fact that you have a coffee shop at your doorsteps. The only thing I would add is house music to the main lobby. Buts that’s a personal touch.
There were setbacks for me from day 1, ultimately my assumption is that the handover from construction in this brand new building must have occurred prematurely, without comprehensive testing occurring on all of the facilities in all apartments. Aside from the main building elevator regularly being out of order, I have experienced multiple, and I mean multiple plumbing issues in the apartment from the beginning; continually losing hot water, losing water pressure, having my apartment floor flooded three times, and twice having water come through my apartment ceiling from the apartment above me, and that is not mentioning everything that I had experienced in the last 7 months. Kudos to the building maintenance guy who tries his best each time I raise a maintenance request, although he is not a plumber, and more often than not he himself was not able to fix these issues, which for me meant prolonged periods without showers, and having to go and stay and work elsewhere while waiting for the issues to be fixed, which put me out financially.We are contractually required to pay a monthly fee for Fetch Parcel Delivery which is meant to be door to door service, though Ive had a parcel lost through Fetch, and have had them even advise me that they dont deliver parcels that come from certain carriers, so I have found Fetch to be a dissatisfying waste of my money. The building is better off taking that monthly fee of ours and putting it towards a concierge service that manages your packages professionally, or at least notifies you when a parcel has arrived for you. Instead, the parcels get chucked into a big storage room and you only find out about it if you go hunting. In my opinion, the parcel experience definitely lessens the overall professionalism and treatment that you receive at Modera Washington.I assume the team is not fully resourced, as in recent months Ive experienced that it takes a couple of prompts to get responses on enquiries, complaints and other issues.To top it off, I had my car stolen from their secure parking garage, and while the building make it clear they are not liable, which is understandable, I did expect that there would have been more / better CCTV covering the garage access and egress points, and that there would have been more of a concerted effort to get some footage to the police. Unfortunately, my opinion is that this apartment building is not yet ready to house tenants while charging the rates they charge under these circumstances.
Its been nothing but issues since day one. I have lived in many apartments and never had an issue with sleep disruption due to noise but ever since my neighbor above me moved in about a month after I did, I am constantly woken up in the middle of the night. This apartment is not insulated well at all. Plumbing and Structural issues. Like other reviews have stated, I too have experienced interruptions in water pressure or no hot water, with no warning from the apartment staff and have been unable to shower at times. I have seen leaks in hallways surrounding apartments. My apartment clearly had a leak at some point as I found mold growing inside my AC closet shortly after I moved in. I had to beg and demand that the moldy sheetrock be cut out as maintenance wanted to simply spray it with Kilz, which does not properly remove mold. My AC Unit stopped cooling recently and the apartment staff suggested I use my renters insurance to get a hotel room. Turns out it only needed more coolant and was fixed the next day. Glad I didnt waste my time getting a hotel!The number of times they have told me to use my renters insurance to go stay somewhere else is ridiculous! I do not feel like this staff cares about the residents whatsoever. We constantly feel dismissed by them whenever we bring up issues.Pests. The bugs dont stop coming. I am killing bugs in my apartment daily. I had a big ant problem for the first few months when I moved in. Pest control was coming weekly. l am still killing all kinds of bugs inside my unit every day. Parcel Room and Packages, We are told to use Fetch for our package deliveries and luckily, I have had a good experience with Fetch. However, not all packages can be delivered to Fetch and therefore need to be delivered directly to my home address. The Modera staff could do a better job of keeping residents packages organized when they put them in the parcel room. Our packages are thrown on shelves with no organization and residents are left with sifting through hundreds of packages trying to find our own package. Communication from the staff is nearly nonexistent. There are rarely any community emails to residents or community events. I have lived here since March and there has been maybe one resident event. Sometimes my emails to management never get a response or its a very delayed response. Sometimes we dont even get any communication when an elevator is down or when a door is broken. When we actually do get communication from the staff, its very vague and on the few times I have asked for further clarification, I have received a condescending response. Odor. The halls and elevators smell like garbage constantly. All the wall plug-ins and fragrances are not helping. Overall I am very dissatisfied with this apartment and the quality of the construction. Lastly, I want to say Kudos to Selena who despite all these issues she is always the kindest person and has always been very helpful!
This place is absolutely amazing! The staff has been incredibly helpful in getting me setup with everything I need. This place truly has it all, from quiet co-work spaces to a golf simulator, and everything in between. However, one of my favorite things to do is get a coffee from the shop on the first floor and go relax by the pool!
The staff are very friendly and accommodating. Edgar was very helpful from the start to the end of the process. The maintenance staff is also so helpful and quick with any issues. 10/10 for location
I’ve been at Modera Washington for about a month now. While my move-in process was not the smoothest, the staff at Modera did appropriately react to the deficiencies with correct measures. The day of my move-in, Cole (leasing agent) embodied empathy with a really terrible day. There was never a “we will deal with that tomorrow” or a “I can’t help with that” it was an instant “what can I do to make this day better for you.” That very sentence changed my entire perspective of my move-in day. The day after I met with the property manager, Miesha, who quickly addressed everything and offered a way to fix it. While things were not ideal, the entire staff aided in fixing things that were ultimately out of their control. I’m happy to be a resident at Modera!
Average mixed use apartment building with token retail space facing Washington Ave. Architecturally, its ruined by showing an ugly side to Center St. with a nasty open and exposed parking garage. I understand that there are still old warehouses on Center st. but I assume the developer, Mill Creek Residential, doesnt want this property to be an island of gentrification forever. More developments around your property make it more desirable in the future, right?! Mill Creek team, please ask yourselves if you would live next to this building based on how it looks facing Center St... If the answer is NO than youre doing it WRONG!
The Mo is where I reside and I love all the amenities inside! Love it here!
Modera is a great community! They have artwork around the building from local artists and a coffee shop on-site. Their amenities are spectacular and the leasing office is very helpful. I am so happy with my new home! I highly recommend Modera Washington!
Anyone looking to live inside the loop should definitely check this apartment complex out. The staff was very friendly and the tour showed just how many amazing amenities you get when you live here - coffee shop, gym, golf simulator, pool and sky lounge just to name a few! Absolutely beautiful property.
Have to give recognition to Earl the leasing manager as I went in for a tour and went above and beyond for service. My choices of where I want to end up leasing have my hands tied solely off how great my experience with touring with Earl was. Apart from how beautiful the complex is, I would easily recommend this as a place to call to anyone just off customer experience.
Toured the property with Cole during the week. Great place to live, very kind and attent leasing consultant who took the time to show me multiple units as well as answer all my questions and walk me through the application process. Very modern (and clean) utilities with sound proof windows and a top notch view of Houston!

Horrible, Horrible, Horrible experience. I toured with Cole yesterday and I am still upset. I scheduled an appointment to tour with him, I arrived on time, but he explained to me that he was not ready. He was just sitting there on his computer while I waited 15 min after my scheduled appointment. He did not apologize for having me wait, he was rude and very dismissive. I have read other negative reviews about him and my experience was the same. His tour was horrible, did not explain anything about the community. I asked him questions and he gave me one word answers. Cole made me feel like I was wasting his time and he did not care to be there. He had a very unfriendly attitude, like it wasnt his job to show me around. He acted like he was the client and not me. After this horrible tour I ended up going to The Oliver, the new midrise around the corner and ended up leasing a one bedroom for $2,500. I dont know if he judged me when I walked because I was wearing work out clothes and thought I couldnt afford the rent of$1,810 723sqft A05 floor plan. I had just left Orange Theory before touring, needless to say worst leasing agent. I was not going to write a review but after seeing other peoples review, I wanted to share my horrible experience with him.
This building is overpriced, not well maintained, and has questionable security. Would not recommend after living there 2 years.

Took a tour here yesterday, and although the property is gorgeous, this was the worst tour I’ve ever went on. The guy who showed me around the property basically seemed annoyed and just generally not interested in giving me a tour. Yes, the property kind of sells itself but I would hate to live here and have any kind of issue and have to deal with that man.
This property is absolutely stunning! The views, the vibe, simply amazing. Not to mention the staff, in particular Marcus. He just made me feel so at home. He’s truly a gem. I’m so excited for my move, I know I’ll love it here.

Lack of professionalism. My appointment was at 3 I got here at 2:40 to be punctual like a responsible adult that I am and the agent wasn’t ready at all, he gave another couple a full on tour for like 45 mins. I was patient because it’s a beautiful property but I give this property a one star because of the agents. Nobody came up to explain to me what was taking so long no body bothered to try and update me. Just horrible.
Being that this is a brand new building, I expected things to move a bit slower than usual. I have been in constant talks with Selena and shes been super delightful to work with! She has been quick to provide updates and answer any and all questions I have had! I am moving from Florida to Texas and I cant thank Selena enough for how great shes been throughout this entire process. Thank you!

Nothing is EVER resolved. Paying for smart system and cant use it, no storage even if you continue to call and ask about it. I cant sleep at night or work in peace during the day due to dryer vent flapping. All of these issues have been ongoing since day 1 of move in and tomorrow will make day 20. Always excuse after excuse as to why something is not completed. I honestly have never been through this before and very dissatisfied. Im confused as to how the manager can respond to every review but yet Im still waiting on her to get back to me regarding everything Ive listed. I just got so tired of reaching out because clearly its not important to anyone in the office. If I wasnt in medical school I would move (still contemplating). I was expecting SO much more from this community.
Nice property, nice amenities! Jessica and Marcus were also helpful in getting things corrected when needed. There are always problems anywhere you live, it really depends on how helpful the staff are!

At this moment very upset, I thought it was a safe place and in less than 1 month we were victims of robbery, coincidentally that day the security cameras did not work, It is a smoke-free place and there is a smell of marijuana throughout the building.
Thank you Modera Washington for your professionalism and kindness. They can be difficult to get a hold of at times but they truly go above and beyond. Also the amenities are amazing and I can’t wait to use the golf simulator and pool.
Just moved in and the whole process has been easy and stress-free. The entire staff and team are amazing and very welcoming. The building is beautiful inside and out and the gym is spacious. Love it here!!
Conducted a self-guided tour at this “luxury community” which ended up being a two hour disaster. The leasing professional who “assisted” me, misplaced my id and was extremely dismissive and unapologetic about my attempt to recover it. I sat in the lobby for over an hour, waiting for ANYONE to return to search for and return my drivers license. At one point, they suggested that I even come back the next day - and refused to allow me to look myself. I explained that I couldn’t legally drive home without my ID, and wouldn’t be leaving without it being returned. Finally, one of the leasing professionals returned from another tour and pulled it out of the top drawer of another desk. Avoid this place and their grossly unprofessional conduct.
A valuable childhood gold necklace of mine was left in the pool area on July 4th. When I called to get it from lost and found I was told it was thrown away…. I was supposed to get a call back from the office after they were going to investigate why but never heard from them again. Who throws away a gold necklace?? Or someones property period?

We needed a sooner move in date than originally discussed and Selena was soooo helpful and we were so annoying calling every other week, but everything worked out and we could not be happier! My move out process has been awful. Communication stops once you notify the office that youre moving out. Consider that when considering moving here.

We love this condo, the amenities are great and it is very modern. We have had a very pleasant stay. However, there staff in the office that served us were rude to us. We asked him to repeat a phrase because English was not our first language and from then on he treated us differently than another neighbor he had served. Its a shame because the apartment is fantastic, but we cant recommend it.
