DONT RENT FROM THESE APARTMENTS! 20+ cars got damaged by someone who intruded the complex (was let in by security) 2 nights in a row October 11 and 12 and today I asked the clerk for the video and they will not give it to me . It’s not a coincidence this happened 2 nights in a row while the same security was working 8pm-8am both nights .And when I asked what’s the purpose of having security if they are not to prevent crime (with knowing they are allowed to detain intruders ) was told “there job is not to prevent crime from happening “.We pay maintenance fees here and all they did was paint the apartment half white meanwhile there is a huge pot hole that messes up your air pressure when exiting the complex .

I Have Been Here Since December 1st & I Have Complained About 5 Times About My Hot Water Not Working In The Master Bathroom. We Went Through The Arctic Blast With Cold Water. I Put Another Request And It’s Been A Week And I Haven’t Heard From Them. They Clearly Don’t Care.

I have lived in old farm for 8 yrs, love the staff, luz in the office has always been such a blessing to work with. The maintenance crew is amazing and super fast, usually have my requested fixed very quickly. The property is always clean and very peaceful. I would recommend anyone looking for a place to come by and check out the property!!
I was extremely impressed by the level of assistance I received from Uriel during my visit. I had high expectations for this place based on their reputation for being welcoming and I was not disappointed. The community was warm and inviting, and the amenities provided made me feel right at home. I am grateful for the positive experience I had and look forward to returning in the future.
**DO NOT RENT HERE—TOTAL NIGHTMARE!**This was supposed to be my first apartment, and it turned into an absolute disaster. My partner and I were scheduled to move in on November 16th, but two days before, they decided to check the unit—thankfully. What they found was appalling. The bathroom floors were visibly *lifting* and *wet*, a clear sign of water damage. This wasn’t just an inconvenience; it screamed serious maintenance neglect.When we brought this up to the front desk, the woman working there (wish I remembered her name) was rude, dismissive, and completely unhelpful. Her explanation? It’s probably wet because we just mopped. Seriously? Wet floors *and* lifting? That’s not mopping; that’s a problem.We escalated the issue to the leasing manager, Irvin, who was somehow even worse. He was loud, rude, and acted like being loud was the same as being right. He claimed there wasn’t a leak because he “turned the faucets on.” As if water damage that’s lifting the floors comes from an open faucet! It was obviously an internal issue, but instead of addressing it, Irvin essentially shrugged it off and told us we could either move in or cancel the lease. Terribly unprofessional.We decided to cancel, but the the issue didn’t end there. Getting our refund was a whole ordeal. Apparently, the apartment manager, Jakelin, was out of town and the *only* one who could process it. Days of emailing back and forth, quoting *their own policies* and even local tenant laws, went nowhere. They initially refused to refund us for an apartment that was clearly uninhabitable. Only after we kept pushing and sending evidence did they finally agree to return our money—but not without wasting a lot of our time and energy.This complex has some of the worst customer service I’ve ever encountered. The staff is negligent, rude, and completely unprofessional. They don’t care about their tenants and will try to scam you out of your money if you let them. Avoid this place at all costs. The stress isn’t worth it!
The time I spent at this apartment was wonderful. It is a pleasant place to live and enjoy with family. The maintenance team is greatly appreciated. I went to look at this apartments a little while back.I was greeted by Luz Cordoba. She did an exceptional job showing us around the grounds and all the amenities.Unfortunately they didnt have what we were looking for, But I definitely recommend them.
We have been living at the Reserve at Old farm for > 10 years now ...for its many advantages. The community is wonderfully located...near Westheimer and yet the Old Farm Road itself is quiet. All the day to day requirements (e.g., grocery) and many big box stores e.g. Walmart, Target and Kroger are nearby. The community amenities e.g., gym and business office are nicely maintained. The complex is nice, generally well maintained and green. The Parcel pending service and online service portal have made life convenient. Maintenance requests are usually taken care of promptly. We lived in the same apartment/townhome for 10 years and recently moved to a renovated unit within the same complex. Our movement from one unit to another was seamless! The leasing office staff are cordial, warm, courteous and friendly and made this transition such a smooth experience! Luz understood our need to move and assigned the new unit as soon as we confirmed the decision. The moving out inspection for the old unit was performed promptly. The process of transfer was explained to us in a very clear way. We were given the keys to see the new unit a week before we moved in. The leasing team understood our need to occupy both the units simultaneously for 2-3 days so that we can arrange the movement easily. They allowed us to enter the new unit a day earlier and to vacate the previous unit 2 days later. All the charges were transparent and clear. While all the staff have treated us so nicely, we want to express special thanks to Luz and Uriel who arranged the transfer smoothly and timely and handled all our anxious queries with a big smile!:-)- Pralay and Mahua
Here are the reasons as to why to consider moving to a new place or not move here at all. I was here for five years.1. Rent - rent will increase and the value of the apartment complex with decrease even more. The excuse that will be given will be because of the location. If I’m going to pay for location it might as well be worth the price. The fees make no sense.2. Management - providing poor quality services to all current and future residents. Lazy, greedy, never answer phone calls whether you’re a tenant or future resident. You go to the office regarding issues they respond with “I don’t know” and send you across the street to the other building. lack of enforcement of rules, lacking common sense. Charge for package storage and packages still get left on doorstep or stolen. They get contracts with outside venders but when there is an issue it’s not their problem anymore it’s the venders problem.3. Residents - residents are loud, lazy, disgusting, lack respect for other tenants or property. Having parties and playing loud music at all hours of the night every night. More filters needed for the type of individuals moving in.4. Maintenance - maintenance is lazy, lack common sense, never on time with work order, took three (3) months to replace a lightbulb in the kitchen and even then I had to got the office several time for them to do something. Thermostat was broken instead of replacing it, they just put it back on the wall and I had to submit another work order for it to actually be replaced properly.5. Property - decreased in value so much that it’s not worth what it was. the property is not maintained, trash is left in the hallways and in front of the dumpster because tenants are too lazy to follow rules, theft of mailboxes, pool is closed because of tenants not following rules or management lacking common sense and leave it locked when it should be open, roach infestation, no parking available. Water shut off continuously with out proper notice. Internet is poor quality and constantly disconnecting. Gates always broken. Pet feces everywhere. Water meter apparently broken for years and decided to fix it causing a price increase. Water pressure is awful to take a shower.6.internet is horrible. They made everyone cancel their internet because it was forced upon the residents to use an internet company that charges $65 dollars for horrible service.7. Called regarding final statement received claiming there were damages. No answer at all. I left the apartment exactly as I received it. They also charged me for one day extra the move out date was on a Sunday but they were closed to turn in the keys so I turned them in on Monday the next business day it’s common sense but not to them.8. They also have a large cockroach problem that they will not tell you. You pay a pest fee for them to do nothing but charge you.Update: The property manager puts on the reviews to contact her to resolve the issues, they still don’t answer the phone or respond to my emails. It’s a false general response left on reviews so it looks like she is actually working and taking care of the issues.
I had high expectation from this place based on their warm welcome and friendly smiles, but my experience quickly turned around. The management is incredibly unresponsive and maintenance requests take forever to be addressed some maintenance issues have taken over a month to fix. The lack of proper upkeep and poor communication from the staff are major concerns. Don’t be fooled by the initial charm; this apartment complex has serious management problems and doesn’t provide the support or respect residents deserve. All staff seriously in needs of customer service training.

I’ve admired Old Farm Apartments since 2015, often passing by and dreaming of living here. In 2020, I finally moved in, but I’ve stayed more out of convenience than satisfaction. Unfortunately, the building has declined over the years (despite some efforts to improve), but the managements services fall short in many areas. For example, they charge $65 a month for unreliable internet, which forces me to pay for a separate, more affordable service to work from home without constant disruptions.They also charge $40 a month for trash pickup—something I could easily manage myself—but they refuse to remove it from the lease agreement. It feels like they’re more interested in profit than providing quality service. They stop giving you courtesy services such as cleaning your carpet or touching up the paint when you renew your lease.My recent conversation with the leasing office only confirmed this, as I learned they’ve raised late fees to 10%, despite my four years of loyalty as a tenant. Emergencies? They show no empathy or flexibility. Whether it’s an internet outage, a hurricane, or a personal crisis, youre treated as just another rent check to them.After enduring this treatment for so long, I’ve decided enough is enough. When my lease ends in July 2025, I’ll be moving on to a place that actually values its tenants.
We have tried to complaint multiple times to apartment management about dumping food in front (APT 2423), but its seems management allow people dump food in front of the house, they are totally violating Houston health and safety norms, even now anyone try to visit this apartment please visit R2423 u will see food dump with lot smell and bugs, I wish this feedback will reach to the apartment owners and right group. I’ve rented at a few different complexes and have always dealt with management that seemed impolite, authorative, and very strict. Here at old farm I have no worries, every time I meet up with the office it’s enjoyable like talking to dear friends, it’s never about a complain they have against me like those other places I rented at. Especially Uriel. We attentive.

Old farm community is clean, safe and has all amenities. The apartment is closer to schools, departmental stores, hotels and hospitals. All in all, it’s a prime location.Leasing staff is so accommodating and friendly. I want to thank Uriel Pineda for his support that made everything easy for me.
This has been a horrible experience and I have been here for a little over one month. The staff tries to empathize with you when you complain face to face but never provide follow up. I have a legitimate maintenance issue every week however the team is unreliable on fixing things properly so you just give, your items may be damaged as well and the leasing staff will ask for you to provide photos. The surveys dont mean a thing because no one follows up with you. Upon my move in my carpet was dirty and the bathroom was not cleaned property. I see why this apartment only accepts cashiers checks upon move-in ( I was told because too many stop-pays were happening but I imagine its because people would move in and realized the apartment did not measure up for what they signed up for) You have to pay a non-refundable deposit and the minimum is $200 with good credit, probably because people break their leases. Yes, you are allowed out of your lease with a 60 day notice and 85% of one months rent, I will be doing that very soon. The business center has computers that do not work properly and there is always a new excuse as to why and do not bother having a need to print, you will not be able to. If you walk across the street to the sister property the same issue will occur. I believe they are you using low-flow plumbing devices because the water flow for the shower and bathroom faucet is so faint. THE PROPERTY MANAGEMENT IS VERY UNRESPONSIVE, so dont bother reaching out to have your issues resolved. These negative reviews are real and pretty accurate, I DO NOT RECOMMEND THIS PROPERTY (SPECIFICALLY CROSSING AT OLD FARM). the price is decent but not worth the headache, the property is poorly maintained and the staff does not care about its residents. The photos below reflect the poor condition of the carpet upon move in, the filthy valet trash can that was provided to me, there is a crack in my door where you can see the light ( not properly repaired by the maintenance staff)
Mrs. Luz was amazing from the beginning of my process of me coming to look multiple times to the move in and even days after when I had questions. She has patient and has taken the time to explain the entire process and answer my many questions!!!! Define recommendations the complex but moreover leading with Mrs. Luz!!!!

People on reserve side 10th building always party here alot with loud music. Sometimes they fight among themselves after too much drunk. After party they don’t even clean lot of beer bottles thrown around. I complained about it multiple times but no use. Every Friday be ready to get distributed and sleepless night. I suggest think twiceYou will see people who don’t belong here and lot of cars that won’t belong here. If you question it, you will be shown middle finger.These people moved in like 40 days ago and already I complained thrice, called 911, called SHIELD (which is Old Farm Dispatch). I even ask management to schedule an appointment. But no Use. I even walked In to give complaint but manager close door on my face.Later posting review Here they responded and asking for appointment :(. So sadDate: july 20, 2024I cant write an another review here I am editing old one@manger please don’t beg people and ask for reviews.This place is becoming abandoned community day by bay because of your poor management skills.We steped your door for resolution and service and not to blindly know that signed so be it…. Great place to stay and the property is gorgeous! Love the staff especially the Community Manager, Jakelin. She really helps with all your needs and do her best to make sure you are good with what is within her control. Thank you Jakelin and the entire Old Farm team from the office staff to maintenance. I referred two of my friends here and i never got my referral bonus as promised. Managment is caresless to respond emails. They damaged my car at parking lot. Due to painting garage door was broken and it was temporarily fixed by maintenance and i was told that there will be 3rd party replace the door because it doesn’t work properly. No one came to replace it more than a month. Pool has been closed all the summer period and fitness is not working!!! AC Dwelo application doesn’t work!I am upset that i even referred my friends here as well.
Great area to live in, the staff makes you feel very welcomed,very promptly to resolve issues, have never had an issue, and best of all they speak Spanish! Luz and the staff are amazing they helped find what I was looking for and made me feel very comfortable!
I moved in on 8/26, and the staff has been incredibly helpful, especially Luz. She is very friendly and always willing to assist. Whenever I have any issues, she responds promptly and works to resolve them.

The management team here has been very considerate with empathy in troubling situations.Especially it is worth mentioning names of Shawn Sterman and Jakelin Jaimez - for their quick empathetic response and consistent support.They will respond quickly for any malfunctions like air conditioning or any other appliances. The society is kept clean and you would not find any issues with respect to basic necessities like - water, clam and peaceful living.

Review of Old Farm Apartment Homes: Poor management. In my experience, the manager needs better training in how to communicate with visitors, especially residents. They cant break leasing rules if the issue originates from the customer. However, if the issue comes from Old Farm, they can break the leasing rules.**Uriel has always been friendly and very helpful. If possible, make him the manager so Old Farm will be a safe place to stay.** I know him past 3 years.

We moved in 3 months ago to these apartments, Juana was the person who did everything for us from the beginning, office stuff are great but my favorite one I dealt with is Juana, she goes above and beyond every time.
I have rented from Old Farm for about a year and a half. During this period I have found mutual respect regarding maintenance for any breakdown. Mr. Uriel has helped at the same time. I thank him very much and the people working at Old Farm.
Update: it’s been a few weeks and I’ve reached out to the email that was left in the comment. Still no response or call back from anyone.I received unreasonable move-out charges from this property months ago and can’t get in contact with anyone that can explain them to me. The billing department seems to not be able to help as they just refer me to speak to property management. I’ve attempted to call property management for over a month and still no response.
Absolutely the worst apartment complex Ive ever encountered. The management is terrible, and the staff is completely unprofessional and uneducated. They are rude and have no idea how to communicate with tenants or new residents. Instead of solving issues, they create more problems and treat everyone with disrespect. I have pictures to prove the poor conditions and unprofessionalism if anyone is considering living here. Save yourself the headache and look elsewhere

I dont recommend this leasing complex. Its more like jungle than a safe community to live in. Leasing personnel are unprofessional. I would rather sleep on streets than living here! Under one star is not possible, if it was I could gave minus zero.
Terrible Experience - Avoid This Place!Ive had an awful experience living in this apartment complex. They have a mandatory internet service thats absolutely terrible—slow, unreliable, and you cant even opt out! Its frustrating to pay for a service that doesnt work properly, and they give you no choice but to deal with it.The maintenance here is pathetic as well. Issues take forever to be resolved, and when they do show up, the quality of work is subpar. To make matters worse, I was recently charged an extra $50 for something that was already an existing issue when I moved in. The management is unresponsive and seems to care more about squeezing money out of residents than actually providing a decent living experience.Overall, I wouldnt recommend this place to anyone. Save yourself the headache and look elsewhere!

Lived in these apartments back in 2021-2022 started out great but they don’t like to fix things I was without air for a while after constant maintenance service orders after I moved they emailed me stating tht I had $0 balance and if I ever thought about coming back I was more than welcomed not even a week later I was hit with a $10,000 charge I called several times once I reached someone they swear it was a mistake and it was gone fast for 2024 I applied for a place and these ppl have a eviction on me why how I have no f ing idea now I can get anyone on the phn but this isn’t true nor is it fair
I am living here from more than a year now and facilities are too good and we have night petroling as well, also staffs are so helpful especially Luz, she always help me out for any issues relate to apartment services .
My wife and I and our friend Kayla came to old farms apartment homes and honestly Moises was phenomenal. He really knows how to relate people and was amazing in understanding our needs and wants. Just moved into houston and it was a very drastic change however im in love with this complex and thanks to uriel and his hospitality he was very helpful and attentive im glad i met him hes always there when I have any questions regarding my apartment complex. Moving in here was rough as they had no manaager and mid buyout. I do have to commend the current team for the work they have put in to fixing things, getting upgrads to the community. Theybare extreamly responsive and easy to work with. Having dogs they actually schedule work orders with me which is amazing.
This apartment complex sends you emails 3 or 4 times a day in both English and Spanish about the same things. You can never get anyone when you call the office. If you do gwt someone on the phone..they cant answer your question you always seem to need to talk to someone who is not there. They do answer repair requests but they usually do a neighborhood repair job..not a professional job. The apartment is nice for the price and location.
Worst experience we have been facing..1.water shutoffs very common abruptly without intimation on working days ,they don’t even tell us estimated time and it’s very hard to live with kids2. No play area for kids3. Lots of mess around the unit.4.dogs poop almost everywhere because no body cares5.Main Gate doesn’t work most of the time so anyone can enter easily6.they don’t respond to the calls or emails for the issues except for some issues through the app7. Night time is very dark.8.we can’t use swimming pool because of dirty water and there is no life guard at all9.lot of mosquitoes,snails,earthworms,cockroaches,small lizards,dark spiders wait at the door to come in always10.they will add amenities fee which we don’t even use.11.internet providers is big problem we can’t choose our own internet,apt people choose for us and should pay a lot to face issues and apartment people don’t care about itAnd many more.these are some issues we have been facing .we are here because of school and work locationToday is one more water shutoff without informing

Dont expect anyone from the leasing office to answer or reply to your mail. The front office is nonexistent. Such an unprofessional leasing team. We regretted moving in to this apartment. My apartment is infected with roaches. All the appliances are broken ( dryer, microwave and sink drain). They didnt inspect the apartment before we moved in. We stayed for 4 months and got all the problems. Roaches are everywhere no matter what we do. I live next to the courtyard and fleas jump on my ankles whenever I step outside. The gate have been broken for 3 months and they did not bother to fix it. Cannot wait to move out!Updated: the mailroom is always messy. My packages got stolen 4 times because the lockbox were full and they put my packages on the floor with other peoples packages.

Moises is one of the best leasing agents I have ever worked with. He is super informative and caring, he really knows what’s he is talking about. He helped us pick a unit that met our needs perfectly. Moises was also really friendly and easy to talk to, had an aura that is just inviting. Quite hard not to like this guy!
I submitted a rental application with them and I have a roommate and I am how apply application and I made all the necessary arrangements to finalize the application and when communicating with my roommate he became upset about the things they requested and requested to cancel his request and they canceled my request completely without coming back to inform me. If I wanted to cancel, and when I asked for the amount I paid, they told me that the order was canceled, and I did not ask to cancel the order. They took my money wrongfully, and I will not forgive any of them, and I will stay behind this issue until I get my money back.
Ive never encountered a more incompetent apartment complex in my life. Let me count the ways this place is a nightmare:Maintenance? Forget about it. I went three months without washing my clothes because the washer and dryer were broken, and they couldnt care less. When they finally brought in a replacement, it was infested with cockroaches from the neighbors old unit. Nice touch!Trash valet? More like trash betrayal. They charge you monthly but conveniently forget to pick up your bags. And good luck getting through to them on the phone – their system is designed to ignore current residents.Gunshots? Yeah, thats the kind of ambiance they offer here. Safety? Whats that?Loud music at the pool every weekday? Apparently, theyre deaf to complaints and enforcement is a foreign concept.Broken mailbox? More like an invitation for identity theft. And when I asked for it to be fixed, they passed the buck to USPS.Parcel lending locker fee? Might as well flush your money down the toilet because delivery drivers never use it, and packages are a buffet for thieves.Dead rats and animals? Just part of the charming landscape they refuse to clean up.Maintenance refusing to replace a light bulb? Thats a new low in laziness.Internet? A joke. Pay for it, but dont expect it to work.Smart home device? More like a dumb headache. Took two months to replace because theyre stuck in the Stone Age.Security team? More like security theater. They couldnt protect a fly.Broken gate? Might as well roll out the red carpet for burglars.Water pressure? Might as well shower under a leaky faucet.Lease violations? Theyll slap you with fines for their own shortcomings.Move-out charges? Prepare to be fleeced for normal wear and tear.Deposit documentation? Good luck finding it. Theyll conveniently forget when it comes time to refund your money, and you will have to pay ridiculous out of pocket move out charges.UPDATE: after the reply they gave me I sent an email and they did not get back to me shows how little they care about your opinion

I have been living here for the last 7 years and the new property manager Jakelin has done so many improvements in the community compared to any other managers. Including removing all the dead landscaping that had been here since 2021 freezing. I live by the pool the new security company American S.E.A.L. is doing a great job securing the pool when I call for any noise complaints.There is many things that still need to be done. Like improving the parking spaces.

Just checked out the apartment at Old Farm and its basically a cozy retreat located in the perfect part of town! The layout is spacious, the kitchen is ready for some culinary magic, and the bedroom is perfect for lazy Sundays. And dont even get me started on the building amenities – theyre like the icing on the cake! Trust me, this place is a winner!
Recently I have been searching for a new place to stay and I have visited like 25 properties. So far this is the property I liked. There are no hidden costs with the rent. Juana was really awesome and explained everything to us in detail. She was honest with us with all my questions about the property. I will definitely to get a place here.
These apartments are awful! you dont get what you pay for. This is my 3rd summer living here and the pool is always closed. Why is closed?! Its summer time in Houston the pool should be open. last summer I only went to the pool a handful of times. the gym is currently closed for remodeling and it looks exactly the same! on top of everything you have to buy your own lightbulbs so they can change them. if thats the case then you should get brand new lightbulbs whenever you move in but no. They close your work order without telling you anything not even an email or call to explain things. if I could give it 0 stars I would. I cant wait to move out.
Worst apartment. No security cameras. If asked for security cameras the answer from leasing office is ‘we will not install and it’s not required’ . An incident happened yesterday night . All the tires were stolen for 2 cars. No security at all. Break-ins are happening frequently. No use of informing to management they are very rude. And says security is not our responsibility.Date - 01/17/2019If you want to live in this apartment be prepare to live without water atleast 4 times a month .No prior information given. Suddenly they stops the water for maintenance. It will restore again after 12 hours. This happens frequently.

I lived here a couple years ago, left, and two years later I had to come back, this place feels like home!Mrs. Luz was very helpful, she guided me with care on every step of the application process. Absolutely Terrible!Raccoons frequently roam the area, so if youre concerned about your childrens safety, this place isnt ideal.The gym has been closed for months with no estimated reopening date, leaving residents without fitness facilitiesPool is closed for most of the yearThe apartments are severely infested with roaches. Even keeping your unit spotless won’t help, and pest control is ineffective.You’re forced to pay $65/month for an unreliable internet service that constantly drops. Streaming or browsing becomes nearly impossible.The leasing office is rarely open, and they don’t answer calls, making it difficult to address concerns.

One of the best management I’ve seen at an apartment complex. The office staff could be more friendly but the maintenance team is top tier. Most repair requests are handled within 12-24 hours. The property is cleaned and refinished regularly. Codes are well enforced to keep the complex looking nice. I don’t see shady stuff going here, no car break ins, no pest problem

I personally have had a great experience at this apartment complex. I haven’t had any issues with the staff and in fact, Mariam has been very helpful and assuring. I know I can trust her and the rest of the staff if there ever was an issue at hand. Plus their amenities and floor plans are very nice.
Poor maintenance, and there’s not good management of the property, cause everybody do whatever they want on this place, noise, parking everywhere specially on Sundays, and some people in office are very rude, and not helpful.
Uriel has been very helpful, understanding and works well with us as residents.

Old Farm apartments is better, compared to any other in the surroundings and this could be best if there are no hard and fast rules like internet subscription, which is worst and we are forced to subscribe for that worthless service. Apart from that I think everything else is great. All service requests for any issues are fixed as soon as possible, I really appreciate Jayce Fernandez in front office for all his sincere and dedicated work and support to the customers, he is so polite, patient in listening to the concerns, not only that he resolve any issues very quick, he has always been the go to person in the office. Thank you so much Jayce!! :) you rock!!!

I had a very nice tour here at Old Farm Apts. Irvin was an awesome guide and very nice too. I love these apts and the amenities they offer. Parking in 1st come 1st served, unless you rent a carport or garage space. The property is well kept. I would recommend these apts to anyone looking for a great place to call home. The location is great too.

The staff does not know customer service. It is almost as if they know that matters that they handle unprofessionally or matters that do not get resolved due to the negligence of the staff will not be reported. I personally do not have the time and money to pursue their utter disregard for customer satisfaction.For example when I first moved to the property a year or so ago, they charged for my wifi and returned the money they charged as the wifi for the property was not active yet. I went to the leasing office and explained I never opted for the old farm property wifi. So when the wifi did become active no one told me via email or in person that the wifi of the property is a mandatory charge so I may disconnect my existing wifi through xfinity. The female representative I was speaking to initially was answering my questions just fine. The male representative pretty much asked me to leave as there was nothing he could do to help. I ended up replying aggressively, as I did not like how the male representative just did not want me to ask questions and leave.Another instance recently in the month of July where I got into a car accident; I borrowed my brothers car and updated it on the Old Farm BH management profile. I even received an email confirmation from Old Farm. The car got towed regardless and when I went to the leasing office to figure out what happened they said I was suppose to do it at a third party website not on my online profile with Old Farm. Why is there a online space that has my information if its not relevant? The help the leasing office staff offered was asking the towing company if they can cut us some slack. Honestly I know a genuine effort when I see one. Trying to get me compensated for the charge is the only genuine effort and that is not even on the table.The leasing office staff has one goal, make money without customer satisfaction. The property is decent but this staff makes me want to leave.Next time I will take the staff members name and post it up here so that they can be blasted for their disregard towards customers. Do not fall for the good reviews they are deceptively portrayed. The bad ones are stacking and they do not seem to improve. I only have hard earned money please stop exploiting.

I lived in this place for two years, it was not pleasant to live there, they stole my cars tire and they also took my car and I had to pay, having a private parking lot. They also stole my deposit money, no one only gave wrong answers. In short, I did not like living here. The manager who attended me at that time, I dont know if they covered each other, but no one answered me because of my balance in my favor, so I dont recommend this site.

I have been living in this community for more than a year now and so far living in this community has been very great. Leasing office staff response is very good and I always get the attention whenever there is need related to the maintenance. Especially Luz from the leasing management has been so helpful in finding us right apartment and assigning maintenance people to get any issues fixed in the apartment. We use to also have frequent community events and contests to participate for kids which is so refreshing and help knowing neighbors in the community. Overall stay in this community has been good so far and would definitely recommend this community.
I just leased my first apartment and my experience was amazing! Carolina Garza helped me and I would recommend her to anyone! She walked me through all the steps from filling out my application to helping me find electricity providers and so on. The process can be overwhelming when you are new and aren’t sure of what steps to take and what all you need to do before moving. I can say, she called me and helped me get through every step of it. She went above and beyond for me, even after the lease was signed. Carolina truly cares and will take care of you! Thank you so much for a great experience!!
Great apartments. Worst management.From the very start had a very very very bad experience. Starting from Carolina not showing us a 2b2b for almost 3 weeks by telling us that we do not have any 2b2b to show and actually forcing us to see a 1b1b. Due to which I had to pay $1096 extra to my old apartment. Later after contacting a different rep named Maria, we found out that they always have a 2b2b for show. So not really sure why Carolina would do that. Would really like a answer on that. Then we started dealing with Maria. Very nice rep. Very helpful. Showed us respect. Really took care of us. The biggest issue was getting in touch with her. Almost everyday we tried calling the office 5 to 10 times and could never get hold of anyone. Had questions about filling online application, paying fees and etc. one of the Asst. Manager helped up over the phone. Then there came the icing on the cake. We were promised by Maria $1177 all inclusive for C1032. After paying all the fees, after signing the lease twice, after paying the rent for the first month. There came the call from the Manager stating the rent was wrong. She increased the rent from $1177 all inclusive to $1284 all inclusive. That’s more then a hundred dollars a month. I argued with her for a long time but it was of no use. I had to sign the lease again for the 3rd time with the higher amount. I was actually forced to sign the new lease with higher amount. Had no choice if we want to leave in this apartment. To be very honest if it wouldn’t be for my wife and daughter as they loved the apartment very much, I would really never rent an apartment here just and just because of the management.

I am new potential customer looking to lease an apartment from Old Farm. I went on Saturday 3/18 and the door was locked but I could see someone moving inside. I tried calling multiple times no answer, then I went online to schedule a time to look at the property. Then 10mins later I received a text message asking if I could come at 3pm or 4pm. On Monday I called to inquire about a 2 x2 spoke to someone the office staff was not in so I scheduled an appointment for 3/21. Today 3/21 I went in at 9am and the young lady with dark hair was not very pleasant she rushed me during my tour of the property and walked ahead of me with no conversation. As we were walking back to the leasing office I decided to ask if they do any events for the residents and she said no not since COVID, and my next question was about parking she quickly responded first come first serve. She seemed like she didnt want to be bothered. Gave me my information and sent the link for me to complete my application and said have a good day. If you do not like dealing with the public find another job. I had to look on my paperwork for her name Luz Cordova- based on my interaction with her I will not be leasing at Old Farm. It should be a simple pleasant experience. I received subpar customer service today and this is my reason for not leasing with your property.
Moises helped us be part of these apartment complex and showed me all the benefits and perks these apartments have I would recommend a 100% to talk to him and rent your self here I’m still on the process of aprovement of my application but so far all he is doing has helped us in the process he is a very professional worker and I fully trust him to do the job.
It has been a horrible experience and I have been here for a almost two years. The staff tries to empathize with you when you complain face to face but never provide follow up.1. I have maintenance issue and however the team is unreliable on fixing things properly. THE PROPERTY MANAGEMENT IS VERY UNRESPONSIVE, so dont bother reaching out to for the issues raised.2. I made my rent payment twice in error and i have been following up with them for almost 10 days now. No proper Response so far. Sent another fresh email from my Inbox todayI DO NOT RECOMMEND THIS PROPERTY to any of my friends.

Ive never met such an incompetent team. We were greeted with a rude glance and after waiting 5 minutes to be acknowledged by the team, we went to have a seat. After waiting, we were approached by a lady that rudely asked us what we were there to see and after mentioning the layout I was interested in and following her back to her office she stopped, put her hand up and said hold on, let me find someone to help you and walked away. After that pointless conversation, we went back to sit down and were approached by another lady that asked us what we came in for and after mentioning the layout again, she stated she was a floater and needed to get more information and walked off again. After another good 7-8 minute wait (25 minutes into this horrible visit) the 1st lady returned to us and said they didnt have any to show us but offered to show us their model that was a 2x2. I then asked if she had any 1x1 to show (as I wanted a visual of the interior) and before I could say anything else, she turned her back to us and walked back to her office (which Im assuming to check the availability?) but at this point, why not just offer us a seat at your table to have an actual conversation?By this point we were over this visit, apartment and people so we decided to leave and were just starred out of the office. That being said, save yourself the visit. If my short experience was this horrible, I cant even imagine what its like to deal with them as a resident.
I moved to this property two weeks ago, and so far, I’ve had a really good experience. It’s a quiet place. The location is convenient for me. Busy streets but convenient. The maintenance is very efficient; they help quickly. And about the leasing office, I can say that Daisy is an awesome sweet lady that helped me to find our new home. My kids love it!

Luz Cordoba is very professional and attentive. She is always patient, and listens to my needs and suggestions. She has made living in these apartments a very pleasant experience. The apartments amenities are adequate, and located nearby. The garage is very convenient, and it makes it very a private, and safe place to live. it is not a perfect place, but I love it, and I hope I can stay here for a while longer. Ive been residing in a crossing apartment for over a year now, and I believe its one of the best place to live in Houston. Jayce Fernandez has been exceptionally efficient in providing services and is quick to respond. Additionally, theres a thriving Indian community in the vicinity. Also its convenient to have both Walmart and Indian stores nearby for groceries and a lot of good restaurants. It will make day-to-day tasks much easier.

He follow up very quickly after I left to let me know I had been approved. I will definitely recommend him to anyone looking for an apartment at this complex. I talked to an employee at my apartment office the morning of move-in. Nothing wrong, paid my fees and was set to move in at 3:00. I was driving from Colorado so timed the drive out perfectly, and was twenty minutes away when I got a call from the apartments. Figuring it was final details and exciting news, I answered to find out that my apartment would not be ready for move-in until the following afternoon. I explained that Id driven from Colorado and had no options, as well as a flight out at 7am to Wisconsin, to drive my furniture back. She told me I had no choice, as they had to replace the carpeting and hadnt even cleaned it yet. I said dont worry about it, only my bedroom was to be carpeted, I was told. I had to change my flight to the latest evening flight, adjust my rental car, and pay for a hotel and they had NO remorse. Im not one to get upset, but this was insane and I honestly couldnt believe it. Upon arrival, appliances were still old (supposed to be stainless steel), the entire apartment was carpeted (supposed to have updated, plank style flooring), and the apartment wreaked of chemicals and slapped on paint. I had no information on the mail room, parking, or how to get into the front gate. Three of my packages have apparently arrived, and arent anywhere, and the office doesnt answer your calls or emails. All in all, horrible move in experience but it was due to the employees and not the building itself.
Been living here with my wife and kid for three years now and just renewed for the fourth year. The place still decent but you do get tenants every once in a while that make the place looks bad but overall the place is good. Apartment are big with high ceilings and has that clean feeling. Maintenance was always good, however it’s been kind of challenging to get them to do something recently, luckily the community manager, Ms Taylor Caldwell, is monitoring all the service requests nowadays and she helped pushing everything forward. I am glad she is member of BH Management now.

No matter how many doubts or questions, I may have had, she was there to help me a whole bunch. In terms of the property, it is a wonderful place, very peaceful, community. RUN AWAY. Don’t even think of moving here. This is the WORST apartment complex I’ve ever lived in. They towed my car for NO REASON I had to pay 350$ to get it out. I had the resident parking sticker on the dashboard too. They have SO MANY roaches. But most importantly is their horrible customer service and zero maintenance. My master bathroom toilet hasn’t been flushing for 2 months now. Now our sink is not draining and the water is leaking to the downstairs apartment and the maintenance still didn’t come to fix this. No one is responding to our urgent maintenance requests. We had to pay 450$ to get a private plumbing company and the problem turned out in the entire building water pipe lines. Uriel was great during my leasing process he was very informative, helpful, & kind. I’m definitely looking forward to the living here. Only issue I had was the unit I saw was full granite which I loved & my unit only has granite in my kitchen other than that everything’s peachy!
I was looking for a place to live and came across these wonderful apartments. The front dest especially Juana was very helpful and answered all my questions. The apartments are very clean
I really liked Mioses.His orientation with us too and from the facility was out of the ordinary. He is a great manager for the front office.
Super secure, great area and awesome awesome staff. Luz, the residential coordinator, is very prompt, helpful and most accommodating and has helped immensely with getting the moving process done swiftly and easily. absolutely love working with her.
After living here for 7 months, I change my 5 star review to a 1. I have been extremely disappointed with this community.- it takes 3-5 maintenance requests to get anyone to come out and half of the time, they don’t even fix it. There is a random pipe hanging from the ceiling of my shower and has been leaking since I moved in and a maintenance guy came 1 time and didn’t fix it. We have had multiple maintenance issues.- the Crossing Clubhouse is always closed. No one is ever there to help and if they are there, they are little to no help. Brandon is the only helpful one.- they lock the clubhouse doors to make it extremely difficult to get around the property. You cannot walk in and out of the external doors of the club house.- the gym is constantly hot. The AC never works. The bathrooms by the gym are always locked.- we have lost over 12 packages since we moved in. People steal packages from the mailroom and mailbox (because the mailbox door is completely wide open) and the managers are no help. The theft here is unreal. I have even had packages stolen from my door.- My car has been hit 3 times.- the gate was open for 6 months. They finally just fixed it.- There is constant screaming, loud cars, and questionable behavior happening here.Oh yeah, and the fancy Dwelo system they make you pay a monthly fee for — doesn’t work!DO NOT LIVE HERE. Specifically on the Crossing side. I cannot wait until my lease is over.

2nd Update: My oven is still not fixed and the leasing office and management team do not exist. I have left several emails and phone calls. Its strange that nobody is capable of answering a phone call or an email. I really regret moving here if this is what trying to get them to hold up their side of the leasing agreement is going to be like.Update: I have been here for less than a month and the leasing team has abandoned me now that I am stuck in a lease here. My oven has not worked since I moved in and I have been begging the leasing office and maintenance team to even just respond to me. This is getting ridiculous, not having use of an oven is a major issue and should have been handled right away. There are still minor things that have not been given the time of day yet either. Today when I got home it looked like someone had been by but nothing was fixed!! My laundry room was now open and a paintbrush left of the counter top was the only indication that someone had been by. I should have trusted some of these review more. Do not move here if you want to be a valued resident or have things fixed at a timely manner.Old Review: Just moved in 3 days ago and have had a great experience so far, especially with my leasing agent Uriel!! He gave my mother and I an amazing tour about 2-3 weeks before I needed to move in an held a unit for me until my desired move in date. Once I arrived here, he was great at making the check in process as easy as possible. There were a few things I needed fixed once I arrived (a light blub change, new battery for the lock and a door was stuck) and the maintenance team came over right away to fix them all and take care of any other concerns I had. Additionally, Uriel hand delivered my gate clicker once they came in stock rather than having me come over to the office to get it. Such a lovely team and the unit has been very clean!
I dont usually write reviews. However, this company and apartment is terrible. I had did the application process and the first agent Taylor was no help, she passed me onto another agent Maria. Maria has given me the run around and is very unprofessional with doing business. I was approved and she said that there is an available apartment for August in my price range, but changed what she told me and said that the apartment was available for immediate move-in. Currently, she still has not reached out to me about upcoming apartments for August in my price range and they took my application fees and money. I will be filling a lawsuit and report against them to have my money returned because no one has money to be wasting for their financial gain. DO NOT MOVE HERE! Im happy this happened because I have found a much better place which is very clean and no roaches!
We went to go take a look at the apartments and when we went to the leasing office no one greeted us when Carolina was right there. We waited for about 15 minutes yet still no help. We left and decided to give it another chance and this time she decided to actually help us. When Carolina decided to finally show us an apartment a resident came up to her to ask her a question about maintenance and before he even finished asking the question she cut him off and pointed across the street and said they’re the ones to deal with it. Never had I seen someone so rude and with such an attitude in front of potential residents. The apartments where pretty nice don’t get me wrong but we didn’t want to deal with that kind of management.
I called the property and spoke with a young lady by the name of Carolina Garza and she was very helpful; considering that I had been looking for apartments for a corporate unit the last couple of days and had gotten no response from the other properties. It has been very frustrating specially that the apartments that we need are urgent, I was very grateful with the response and communication from her as well as the useful information she provided me with. Although; I probably came out a bit agressive since I was already frustrated from prior calls I had made with no response she was able to Keep her professionalism intact which made me feel at ease knowing that I was able to provide our company with the information needed for our clients. I am looking forward in working with Old Farm.
Dont live here. I can admit management is FINALLY better (after switches of 4 different management companies) but still is not a good place to live.I had my apartment broken into late February and the door they replaced it with is installed badly. I live somewhere else now and came in today to terminate my lease. My lease ends late June and because I didnt terminate 60 days ahead of time, I got charged 5 extra days. I understand its a policy but cut me some slack. I had my door kicked down by a burglar on a Thursday MORNING AND had my things stolen.They act like they care but the customer service is no good here. Try calling their phone lines, they barely pick up for residential services....In addition, bug issue on first floor, especially summer time. Its a family orientated apartment complex, so dont be surprised about the noise level. The walls are thin.
Since I’ve lived here many employees have passed through the Reserve office, now there’s a girl Mariam Gines who works there and she has been nothing kind and enthusiastic when it comes to helping or solving anything for the residents, I recommend this girl and advise her employer to not lose her from the team, she actually enjoys doing her job and works well!
My move in experience was very smooth thanks to my leasing agent, Luz. Very sweet and knowledgeable. Great location and beautiful community. It has a lot of nice amenities that I cannot wait to use! Definitely recommend to anyone looking for apartments.
Moses was very professional and interpersonal!! He went above and beyond to find the best floor plan and move- in time frame for My husband and I.
One of my favorite reasons about this complex are the amenities they offer and the convenient location near galleria area. Jenny from the office was very informative and always super helpful. She was able to answer all our concerns and pretty much is the one who convince my roommates and I that Old farm was our perfect fit, and it was !!
Uriel Pineda, was such a fantastic help in finding the absolute best apartment to be in. I had a situation to where I was going to have a roommate but ended up not having one and Uriel helped me same day to get the best location and side to be one as I still wanted as before. I would very much go ask for Uriel if you are in the market for your perfect apartment, also for any questions, concerns or even issues that occur and just want the best customer service you can ask for. He’s your Man. Thank you again Uriel I absolute love it.
I have been living here for 3 years and so far it is the best place I’ve lived in Houston I’m 53 years old and all my life I’ve lived in Houston I have no complains. The neighbor besides me had pest issues that management quickly resolved for me as soon as I mentioned it to them very friendly staff. Ms daisy is the nicest person ever . Very cordial and maintain excellent is great not planing to move anytime soon. Ms.jollie Kirkland the property manager is really doing a excellent job of taking care of this property.very very happy with my experience.

DON’T MOVE IN HERE! It is the worst place to be. Starting with the staff and customer service is the worst! When I filled up my application the girl who took care of me was very unprofessional and rude and was obvious racist. Thanks god another employee took care of me and she was very helpful and got me approve.(she quit few weeks after). On my move in date the apartment was dirty, the cabinets were old with a lot of scratches. The sink was detached same as the kitchen wood floor and the shower. I made a report with pictures emailing them and filled up a form reporting those issues. NOBODY do nothing! I went so many times to the offices and they were rude and very, very, VERY rude. You’ll see how they treat non white people and how nice they are with the others specially the ones that are at The Crossing. After all those issues and many more, after 6 months I decided to move out of that complex just because of their staff and customer service. Even that, I returned the apartment in better conditions than my move in date. I returned it cleaner, vacuumed.Old farm complex, you need to understand that you are giving a service to customers that work hard(same as you do) to pay their rent so Old farm can pay you as well. You are loosing so much business because of your unprofessional staff that you are working with. The leasing officers should treat the customers with manners and respect rather than rude and unprofessionally.
The location of the apartment is good and that the only positive you will see in this apartment. The basic amenities are not available. After several complaints the apartment security gate was installed. The worst part is the customer service, the staff are RUDE and they behave as if we are given free social service apartments and are least bothered about our problems.There is a staff member called Victoria, she is the worst among the lot. She will give you standard statements rather than trying to solve the problem. A service request takes almost 2-3 weeks to be resolved. The maintenance department is seriously understaffed.Here is a real scenario that happened to me, Old farm staff sent me an eviction notices in the first month itself, quoting that I did not pay the rent. The reality is that the staff member already took the money order and she did not register it to the accounts. To my surprise I got an eviction notice after a week saying I did not pay. When I showed them the proof of payment they dint even have a basic courtesy to apologize instead the staff took several weeks to trace the money order after numerous telephone calls and escalations.My advice is please do not opt for this apartments.PS: I cant give less than 1 star so I had to give 1 star :-(
My friend moved in these apartments last month. It was not the best or traditional move in experience due to their COVID guidelines. However she called to discuss her concerns and Carolina took her call. She was so patient and empathetic to all of my friends concerns. She allowed her to vent without turning her off. Carolina gave her so much time and understanding. There was not much she could do about her concerns but my friend felt Carolina had heard her. Applause 👏🏾 and praise to Carolina. She is a stand out employee..
I cant say enough good things about this property and staff. I am one of their preferred vendors and the staff - Jollie in particular - Always takes the time for my calls and visits. The property is Beautiful - I have family that lives here and they are always talking about all of the amenities that theyre able to take advantage of. If youre looking for an apartment on a property that is clean, well kept, with a caring staff and a place you can be proud to live, I highly recommend Old Farm Apartments!!

I have been here for 2 years now and I’m really impressed with the maintenance team. They rock and understands your needs and are always available to help and go extra mile. Gabriel Arita is the leader leading it from the front and maintenance has improved under his leadership.
I am a current resident here, and I cant wait to be out of this complex. Now that I live here, I dont understand how I was sold on this complex. Its overpriced, by probably 20%. There are three spots about 2 feet in diameter that I am able to make phone calls, and listening to music on my phone at the gym gets frustrating every tine. The gym would be nice enough if the equipment wasnt always breaking. The relaxation room is out of service and it doesnt seem like itll be fixed soon. The parking here is the worst Ive ever experienced. If I want to have guests after dark, its an obnoxious ordeal to get them a spot. The wood floors are sticky laminates. The cabinets look good at a glance, but when you live with them you see how poorly painted they are. Im really disappointed with myself for rushing into this apartment. I should have done more research.
Im actually changing my review now because Im extremely disappointed with the fact that I even renewed my lease here. They have moved the packages across the street so that there is only one place you can go to get them and the people who are on that side of the apartment complex are constantly incompetent one time I got an order of food that sat there for two weeks despite the fact that I had a FedEx postage saying that he had been there and I asked them repeatedly every other day and yet no one seems to be able to find my package. Today I finally lost my patience because I stayed there for 22 and a half minutes and got no acknowledgement whatsoever that I was there because the one guy was working with a client for other people were waiting in line behind me and yet no one bothered to come out of the back office to help any of the customers. There needs to be massive Improvement in the competency of the people who work at The Reserve side of the office this is not the first time Ive had a problem with packages in fact Ive been extremely patient up until this point. I honestly wish I hadnt just renewed my lease and I will definitely not be doing so next year because I cant get my packages when they arrive. On a positive note the apartments are actually very nice when you get the upgraded appliances and the renovated home
I moved in 5 months ago and I love it! Maria Jasso was so helpful, friendly and very professional when I went to look for an apartment at this complex. She is awesome!!I love the pools and park area in the complex, perfect to walk my little dog.Mayra
Probably one of the most unforgiving and least comfortable places I’ve ever lived. Absolutely no grace shown to families in crisis, random late fees even due to technical errors.and apartment is in gross condition, roach infestation in kitchen, with old appliances and leaking ceilings.Edited to add:Didn’t think it could get worse, but it has. This is the nastiest, grossest, most inefficient apartment complex.
Excellent stuff! Specially that lady Mariam is so nice and helpful. She is always ready to help and solve our problems with a very nice attitude.
I attempted to view units at this place but was left standing outside with my son in the hot sun with no acknowledgement from the leasing agent inside for 10 mins (i know i shouldve left sooner but i gave benefit of the doubt). I knocked on the door twice and called... no response. The only acknowledgement I received was him checking to make sure I was leaving when they finally decided to come to the door. If the office closes at 6pm, why is the door locked at 4pm? Ive contacted the corporate offices and expect this matter to be escalated. There should be no reason for someone to feel this disrespected.
As Vendors for this property we are very pleased with the manager Jollie and their team. Jollie has always been very professional and always on time with invoices and keeping up on all the jobs. We have never had any issues or complaints. This is a great complex and we greatly recommend this place.
I moved in a few weeks ago and everything has been great! Ms. Luz helped me tremendously with my move in process and made it so smooth for me. She was so easy to communicate with and made sure to have everything situated before my move in! Thank you again Ms.Luz!
