Olympus at Memorial

I lived at Olympus at Memorial from October 2023 up to February 2025 (15 months total), and my honest review is that this is a GREAT place to live!The only reason I moved out was to live closer to downtown. Besides that, I would still be living in my 2-bed, 2-bath apartment.Maintenance service was always within 24 hours of my requests, and I didnt need to request many of them.Special thanks to the people from the Leasing Center (Jada, above them all) for making my life easy during my time there.Definitely recommend it!The only items I would wish they could have done better were to have newer appliances (fridge, dishwasher and dryer were not so modern), but it does not take any point out of my 5 stars rate!

My husband and I have absolutely loved living at Olympus at Memorial so far! It’s only been 7 months, but we have only had a good experience. We feel safe here and the amenities are wonderful. Plus, the management is so nice here and they are always quick to help! Jada has been such a great point of reference for us and she is always planned great events for residents. You’ll never find her without a smile on her face!

Ive been here for over a year, and this place is great. New management came in this past couple of months, and you can really feel the difference. The front staff are phenomenal, especially Jada. She always answers my calls in a timely manner and is there for everyone needs. The courtesy officer is also amazing. Will continue to keep staying here with this staff on property.

Beautiful apartments and great management definitely wanna thank Jada for showing me and my girlfriend around when it comes to living at an apartment when the biggest factors is management and the management here is actually pretty good. Maintenance has been really great here since moving in and my apt is really cute and spacious. The location is also really convenient; I love being able to walk or bike right to Terry Hershey Park.

After much consideration, I feel compelled to share my experience at this property. While it may look appealing on the outside, living here has been disappointing.Despite high rental costs, the property lacks the luxury and convenience promised. We regularly face issues with gas, fire alarms, and water tests. Just today, we received notice of another water shut-off due to a leak—this is the fourth or fifth time since I moved in. When the water is turned off, it takes hours to clear, which is especially challenging for families.Repairs have been poorly handled; my shower was only partially fixed, and I hesitate to call maintenance again due to the mess they leave behind. The pool area is also concerning, with the larger pool often too dirty to swim in.Frequent property inspections and a city warning about non-compliance add to my anxiety about living here. I strongly advise prospective renters to consider other options, such as Domain Memorial (I used to live there. It was famtastic), for a better living experience. This property is not what it seems.

Parkside is a great Energy Corridor location and has tons of amenities. I had a 15 month lease with the Hermann floor plan. The complex is close to Terry Hershey park which made it a breeze to go for walks or take quick breaks during the day. The coffee options were nice but I appreciated the tea selection that they had. The patio had plenty of space for a small table & lots of plants.My only issues were swiftly resolved (another car parking in my designated spot & a trash violation that was meant for my neighbors) Sometimes we had water interruptions but were always given notice.

Olympus is the best place to live for access to Terry Hershey trail but the real advantage is the support provided by leasing agent Jada. She is genuinely kind and consistently goes above and beyond to help you as a resident and this makes all the difference.

The location is great! The complex is beautiful and it’s conveniently located next to the terry Hershey trail for a convenient jog or cycle. The maintenance guys are awesome with fulfilling request. However the downside is some of the front desk personnel will take your request more seriously than others. I am extremely thankful for Brenda, the Building Manager, who took the time to assist during the process. I greatly appreciate her help.

I have been living at Olympus for sometime now and they truly care about their residents. Events are hosted quite often as you can see in the pictures and they are very well thought out. I even figured out I like yoga thanks to one of the events! If you want to live somewhere where you feel that you are heard, appreciated, and valued then please move here. The staff is also very helpful and willing to help in whatever situation that you may have. Check out Olympus if you can.

Ive been living here for almost a year and really like this community. The location is great, and the area is quiet. My favorite part is having direct access to Terry Hershey Park. The units are spacious, and the amenities are nice and well-kept. Cynthia and the rest of the staff have always been very friendly and helpful. When issues arise, they make sure to let us know what is being done to resolve them.

Jesse Hernandez has helped me a great deal getting the exact apartment. I constantly had questions and always wanted to come look at the model again and he always accommodated me with no hesitation. Provided excellent customer service.

As a Vendor for the Olympus at Memorial Property we always have amazing experiences, the staff is very nice and sweet, and Ms. Brenda as Management from the property when shes around she makes sure we are taken care off, every time when we come in to the office for any paperwork as a vendor, or Inspections they treat us very nice and are very helpful. We also seen Residents being taken care off very nice like the staff offer water to everyone, say hello, accommodate everyone, the staff is always assisting everybody. The property is a Beautiful Place very Clean and Neat the environment is happy and peaceful and enjoyable place to be. I recommend this property for People who would like to live at Memorial area its an enjoyable place to be.

I am super excited about the decision of becoming a resident at Olympus at Memorial. This property is very beautiful, tranquil and serene. Its the peace I have of coming home everyday. The Manager Brenda and her staff are truly top tier!!!! Any concerns I had, she was very attentive and addressed my concerns expeditiously. This is 1st time Ive met a staff that truly showed that they cared about the resident. This property is amazing and I will definitely have to give them 5 stars!!!!!!

Within the past two months, I have had 3 experiences coming home to a flooded apartment from my kitchen sink backing up. On the third time, I decided to talk to the property manager because I was tired of having to clean up sewage water upon my return home. When I spoke to the manager, I was told that this unfortunately happens with plumbing and they can only send maintenance out to unclog the pipes. I mentioned that they have already done this multiple times and the problem still exists. I said there has to be a deeper issue. I was told once again that they could not do anything other than schedule a monthly maintenance to unclog the pipes. I was also told they would have maintenance out immediately to address the issue. Upon my return home from work the same evening, I was greeted with a sink full of sewage water. I am not the type to complain but my frustration is at an all time high. I pay good money to live at this apartment and for the response to be that they can’t permanently fix this issue is unacceptable to me. I shouldn’t have to worry every day if I’m coming home to a living room full of sewage water or not.

I have been living at Olympus at Memorial for over a year now and I just renewed my lease. The front office staff especially the Manager, Brenda and Assistant Business Manager, Cynthia have been very helpful and professional. They immediately reply to my emails (within a day) when I have a problem and they try to address the issue, if it’s minor, in that same week.It’s close to the freeway without the noise of traffic, grounds are maintained well, its clean, and nice walking trail/park (Terry Hershey park) right outside your door. They have many community events throughout the month as well.

I lived her for 9 months and I can say everything was okay. Not the best but not the worst. I stayed to myself usually so I never had any problems. The first month my ac wasn’t working and everytime I put in a work order they said they fixed it and every night it was like 80 + degrees. Once I put one in almost every day then they finally changed it. My car has never been vandalized but there’s alot of cars who do get their wheels taken . I moved from there a month ago , and went to buy a house where I noticed I accidentally had a pack delivered there . Jada helped the best she could but everyone above her seemed not to care. They do not have access to cameras for anyone moving there. So if an incident did happen you can not find out what happen unless you call the police. I’m pretty sure the person who is in the apartment I moved out of took it out. But again there’s no way to find out unless I press charges and call the police. Which I was trying to avoid but seems like the route to go. Again not a bad experience but they aren’t reliable something does happen.

Overall 10/10 experience. Excellent customer service and quick to politely answer any questions I managed to have, I believe I spoke to Jada

I LOVE, LOVE, LOVE working with Olympus Memorial! Cynthia the assistant manager is a gem and amazing to work with... she is always helpful, attentive, proactive, friendly, and professional. The units are always as promised, the grounds are very well kept and the direct access to Terry Hershey Park is a huge bonus. Our company (McKenzie Drake Corporate Housing) has taken numerous units here over the years and our tenants always love the Olympus Memorial Lifestyle. I highly recommend if you are looking for an apartment in the Energy Corridor. 5 STARS!

This is by far one of the worst places to stay. It almost feels criminal the way they treat their residents. Stolen property. Cars left on bricks. No security. Disrespectful workers. You name it. And then they just look at you like “well deal with it”. For a “luxury” complex save your money, go somewhere else.

Amazing property! Staff was very diligent in ensuring all mine and my family needs were met. Brenda was a sweetheart, professional and was genuine throughout the entire process of us finding our new home.

Been living here for almost 3 years and can’t wait to move out. My experience was wonderful until the past few months. The gates on the parking garage have been broken for almost a month with multiple people getting their wheels stolen off their cars. They have a constable and “security” which doesn’t seem to be doing any good. There are always some kind of repairs going on that result in the water being shut off a lot. And it’s funny that there are suddenly several recent 5 star reviews coming out of nowhere. Not fooling anyone, don’t waste your money here.

My car’ four wheels were stolen while I parked the car in the apartment garage even the garage requires key to enter. The apartment management team don’t care what he have encountered and does not take responsibility for resident’s property loss.Also there is one car were stolen wheels just few weeks ago. While I questioning why they don’t get cameras on each parking floor instead of just first floor and the fifth, they claim that it is too expensive to have cameras on each floor, however, there are many cameras inside the walking tunnel of the building.

This place is beautiful. I visited a friend here and it felt like home. The staff was very friendly as a whole but one of the staff members was very welcoming. Her name was Jada I think…the brightest smile ever and easy to talk too.

UPDATE: August 26,2024Well, we started with two stars and were downgrading to ONE as of today and its really half.Its August in Houston and my Ac went out on the 18th. The maintenance guy did some sort of bandaid fix and it quit again the next day. I thought I was IMAGINING that it was blowing HOT air again since it was just repaired, but nope! So, the guy came back on the 21st only to tell me that a part needed to be ordered. They did provide a large, external ac unit thats really great to keep one room of my apt cool that sounds like Im in a wind tunnel. Sadly i had to sleep on the couch for the past few days if I didnt want to sweat it out in my bed. I was provided a second wind tunnel for my bedroom since the part that they apparently ordered from Bahrain hasnt arrived yet. So, good thing I have some ear plugs so I can sleep tonite.Now, my oven is broken. Guess what?! Yup, ANOTHER part needs to be ordered - this time from Tokyo. A supposedly new range doesnt have parts available - ummm ok.Now Im sitting outside the leasing office. Looking for the people who were SO excited to get me to sign a lease.My advice - dont move here.. Between rent and all of the fees, I pay about $2300.00 for a 2/2 apt - in full and ontime. I am literally asking for the BASICS ... when the complex schedules inspections youll be FINED if they cannot access your unit. Id love to understand the fine/ remedy for not providing the basics for the units that youre renting out! Do NOT move here... absolutely the worst place Ive ever lived.++++++++++++++++++I recently moved to this complex and the location is nice and so is the unit.For future residents, my advise is that you do not move to the 5th floor if you can help it. The leasing consultant that I worked with was very dishonest and took us on a short cut and took the freight elevator (outside) to the fifth floor vs using the elevator in the lobby and walking through the building. This was a scam to rent a unit on the least desirable floor in the complex.Living on the 5th floor means that you and your guests will not be able to access the fifth floor through the main elevator since it doesnt goto the 5th floor. This is why the leasing consultant took us on the short cut via the freight elevator. If your visitors are able to locate the freight elevator on the 1st floor, once they get to the 5th floor, theres no call box to be buzzed in, so youll have to leave your apartment to physically open the side door to let them in the building. This is not required of the residents on the other floors.Im not unreasonable, I was deceived to secure a lease on this undesirable floor. In order to transfer, Im required to live in this unit for 6-months and pay additional fees after being deceived. I have a witness since I didnt view these apartments alone.Thai isnt a horrible place to live, but the management has zero concerns and I guess its my fault for trusting their employee to tell me about the property - lesson learned.Last week I learned of thefts in the garage, so having to go into the garage at night to goto the first floor is a safety concern.If youre considering a move to Olympus, my advise is that you ask questions that you wouldnt typically need to ask, make sure your armed when entering the garage since its apparently not secure, and dont move to the 5th floor if you dont want to be severely inconvenienced when you have a visitor or deliveries.

Martha with Cleaning Services is absolutely phenomenal. She is the first person that I see every day cleaning the office, restrooms, hallways, etc. She is a hard worker and one of the sweetest people that I have ever met. Ms. Johnson has such personality that it reflects upon the property, the best aesthetics are the pools with summer approaching I know where I’ll be especially with the themes associated with the holidays. Jada Johnson has made the property a livable and immaculate place 10s across the broad! Highly recommend!

She gave tons of recommendations for things to do in this area and made Olympus at Memorial feel like it could be home for us. Unfortunately, we werent able to make the move but I didnt want to miss the opportunity to brag on Olympus at Memorial and their employee Jada.The conversations were effortless and we are looking forward to making the move here some time soon.

Wonderful team and excellent responsiveness throughout the whole process of rental. Tiffany has been pivotal in facilitating a wonderful experience. I love the facility, the amenities, and the activities for the residents. It is quiet and the residents are all respectful. My family loves living here. I am now in my 4th month of residing at Olympus at Memorial and after months of searching for the right place, I found it here. It is home away from home for me. The amenities is great! There 2 swimming pools, a fully equipped gym and a beautiful lounge and rec room. Above all the leasing office have the best people there! Thank you Tiffany, Cynthia and Stuart for making my stay here great. The homes are taken care of well and I love that it is right across a park. Come and visit the leasing office for more info!

Olympus at Memorial exceeded my expectations in every way with their stunning townhouses! The management team, led by the amazing Brenda, is top-notch. Brenda is a phenomenal manager who goes above and beyond to make sure residents are happy and comfortable. The maintenance team is incredibly efficient and always resolves any issues almost immediately, providing outstanding service. The community is well-maintained, quiet, and clean, providing a perfect place to call home. The townhouses are modern, spacious, and well-equipped with all the amenities I need. The location is convenient, and the community amenities are well-maintained and easily accessible.

What I love about the property is that it is conveniently located next to a great restaurant and a park/trail that Im able to walk to. I also love my apartment, floor plan and the neighbors Ive encountered are friendly. If I was only rating the apartment and community, it would be an easy 5 stars. However, as some other reviews have hinted at, the leasing agents in the front office take away from what would be a 5 star experience.During my application process, I dont believe I was treated fairly and was given the run around on the status of my application and was constantly asked to provide documentation that isnt standard for apartment applications. Their communication skills left a lot to be desired. However, I will say once I got past the application process, the move-in and communication leading up to it went smoothly. Ive been here since January 2023, and the number of water outages/repairs have been excessive. As I type this I actually have a fire alarm blasting in my ear for yet another alarm test that we werent notified about. Ive also been repeatedly hassled about removing a door mat from outside my apartment which is where door mats belong.I wish the leasing agents would focus more on customer service and making sure water is running than a door mat.If youre looking for a place to stay, I would still recommend the apartments but I would just advise you to be prepared for the some of the cons mentioned above.

The recent string of thefts in the closed garage area has left both residents and visitors frustrated, shedding light on significant security lapses.A glaring issue is the lax access control to the closed garage, allowing unauthorized individuals to easily enter. This calls for an urgent reassessment and strengthening of security protocols. The recurrent thefts of wheels and tires, initially dismissed as vandalism, have become an unsettling pattern. Despite assurances, doors and gates are frequently left unsecured, exposing residents to potential risks.Engagements with the leasing manager and management team have revealed a lack of empathy and urgency in addressing these security issues. Personal experiences, including my own, emphasize the distress caused by these thefts. The failure to address security lapses raises concerns about the commitment of Olympus Memorial’s management.A critical missing element is the absence of security cameras, a basic tool for deterring and investigating incidents. While cost considerations may exist, the benefits—enhanced safety and a more attractive living environment—far outweigh the expenses. The failure to invest in a comprehensive camera system raises doubts about the management’s dedication to ensuring resident safety.The one-star rating reflects a dichotomy in the overall experience at Olympus Memorial. While the apartment itself is commendable, boasting good amenities and a reliable maintenance team, the glaring issue of security significantly mars the overall satisfaction.The positives include a comfortable living space and a commendable maintenance team that adds value to the residential experience. However, the persistent security lapses, particularly the recurring thefts of wheels and tires, undermine these positives. The inconvenience of dealing with such incidents, including the added costs and time required to replace stolen items and tow vehicles to the dealership, significantly detracts from the overall appeal.

Jada was impeccable. She was able to answer all of my questions and was very informative. As i plan to move to this area, if the unit i wants becomes available, I would love for Jada to be my leasing agent.

Manager at property Cynthia Gallegos lied about my lease agreement with false accusations and mishandled my transfer process and then took my money and misappropriated to benefit the property and made me stay on a month to month lease at an unreasonable and unaffordable amount. She was very unprofessional and the entire process cause me unnecessary anxiety about my living situation and financial stability.

Olympus at Memorial has proven to be the perfect choice for my needs for both work and leisure. The property is situated ideally for the Energy Corridor yet on the network of bayou paths which have continued to be improved and updated for running and cycling. The property itself is modern, feels very safe and secure with two pools - one leisure and one lap. My case was slightly complicated as a foreign national but with the expert aid and assistance from Tiffany Tran, a very capable Leasing Consultant at Olympus, we managed to get over all the obstacles. Thoroughly recommended.

My wife and I toured an apartment at Olympus just yesterday, and we were guided and helped by Rey — I can’t emphasize enough how wonderful of an experience we had. Let me just start by saying this: we were met with a very professional and extremely knowledgeable individual in Rey, which is something I personally respect and find invaluable in people, especially nowadays when people seem to not know how to act like decent human beings.We had toured two other apartment complexes these last couple of days, and our experience with Rey was BY FAR the best. His calm persona made us feel comfortable to ask him any questions that came to mind while we were walking around the Olympus complex, and we were thoroughly impressed by the amenities and all that Olympus had to offer. Everything from Rey’s professional attire and demeanor represented the high quality presentation he provided us on the tour. You’d be surprised how much more professional the leasing agents are here compared to other apartments… I certainly was — and my standards for professional decorum are HIGH, regardless of the industry and area of expertise (and I say this as someone who works in the clinical research industry where these sorts of things matter A TON). Rey answered all of our questions thoroughly and clearly, even particular details. It was clear he had nothing but honesty to offer us, which is expected and very much appreciated.The apartment itself is beautiful and up to my standards; it is modern and designed well and practically. I noticed cameras throughout the complex, which is super important for maintaining a sense of security and holding any would-be criminals accountable. We were told this is a community of working and professional individuals, and that is exactly who my wife and I are so I think we’ll fit in perfectly. I have nothing more to say at this time other than I expect to fill out an application very soon for my wife and I to move in very soon!

Phenominal Experience with Brenda, Jada & their entire team for Martini Night. The Martinis were Martiniing. I had the pleasure of bartending their monthly resident event. The property is well maintained and I can tell that they love their jobs, the whole entire community at Olympus. Definetly a 5+ star rating!!!!!!

Excellent location with a park within walking distance and for us this was an important point when choosing a new place to live.There was a very long and sometimes lengthy application process, the problem was that we had a new employee with no experience who constantly referred to his manager.BUTIf you have a problem and you need to call maintenance, get ready to wait 2-3 maybe 4 days !!! This is terrible, recently there was an unexpected situation due to cold weather, and the sound of a fire siren was heard throughout the apartment complex for more than 2 hours couldnt fix this problem!!!

Olympus at Memorial is a great place to live. This complex has great amenities and fun activities throughout the month to participate in. I also really love my unit. It feels more like a house than an apartment. The layout is great and there is a lot of space. I would definitely recommend.

I have been living here for almost 3 years and its the best place I have ever lived! I love the location and all of the security measures in place. Anytime I have a concern it is addressed in a timely manner by the helpful Courtesy Officer. Management has recently changed and they are making lots of upgrades to the property and we are super excited!

My wife and I recently had an extremely disappointing encounter with Olympus at Memorial. As experienced professionals who have lived in various high-end apartment complexes, we were shocked and deeply frustrated by the treatment we received during our application process.From the moment we applied for a townhouse at Olympus at Memorial, it became evident that the management lacked professionalism and respect for their applicants. Despite our strong credentials and impeccable rental history, we were subjected to a lengthy and unnecessary waiting period. It was evident that our application was being needlessly delayed, with no valid reason provided.What was most disheartening was the feeling that we were being treated differently due to our racial background. Its disconcerting to think that in this day and age, discrimination still occurs, even in supposedly reputable establishments. Our experience with Olympus at Memorial has left us deeply disappointed and hurt, and we cannot in good conscience recommend this apartment complex to anyone.We believe its crucial to share our experience and discourage others from enduring similar treatment. The way we were treated contradicts the values that any respectable living community should uphold. We sincerely hope that management takes these criticisms constructively and uses them to improve their practices moving forward.

No, just no. Management for Olympus is the worst I’ve ever dealt with. Many of the tenants have complained about the impolite manager. She does one fantastic job chasing away long-term tenants so they then begin looking elsewhere, me being one of them. Also, she got fairly hostile towards my 70 year-old mother because my mother voiced her opinions about the management and the way they operate this clown show here.I planned on staying here for another 5+ years BUT I canceled my transfer to upgraded my townhome unit due to BRENDA’S unruly attitude and unprofessionalism—seriously, this place is terrible from my own experience (but I’ve gathered lots of information from other residents and SEVERAL, I repeat SEVERAL, are very displeased with the new direction of this complex.) I have heard that many plan on leaving soon, so expect lots of vacancy for your new home if you choose this place!Brenda and her inept team of workers are the reason I will never recommend this place again. Just an awful experience. They’re so rude and if you bring up a concern to the office because it wasn’t handled online(or over the phone), they just laugh it off. Don’t plan on having anything solved, this team doesn’t know how to morally problem solve.I had my package taken by another resident and they just brushed it off; but when I made a big deal about it, the receptionist (that’s what they are) offered to just give me the number to the woman so I can deal with the issue myself. You’re not supposed to give out that information to other tenants, Olympus. Learn the rule book.Luckily, they did a little work and located my package and found it after I threatened to get authorities involved because my package had medication in it.I value good customer service and this complex DOES A TERRIBLE job at providing it.The office let’s us know we don’t matter by not responding, answering, or even doing the basics (like even returning a phone call, for example). You’ll have to chase them down for EVERYTHING. When I needed anything worked on my unit, I would have to ask several times and I had to wait a week or longer for the smallest fix. Every complaint or concern that was given was handled as if I were bothering them.The maintenance team are sweethearts though, I do appreciate them when I do see them—they made this place (semi) tolerable.Plus their printer is always out of paper and can’t print out things, so rule out that amenity IF that’s something you’re looking for.I am a very understanding and pretty easygoing individual but this place has completely bent me out of shape due to how they run this mess.If you didn’t already get the jist after all that was mentioned, I don’t recommend this place. It’s so beautiful and it used to have a really nice team until Olympus took over.Also, these other “5 star reviews” look fake. I bet I’m going to get a response with the “we don’t solicit false positive reviews and focus their energy on creating high-quality resident experience”! LMFAOOOO I CAN CONFIRM THAT STATEMENT IS 100 PERCENT FALSE FROM MY EXPERIENCE AND many other residents I spoke to on the townhome side, alone. This complex is notorious for deleting the bad reviews too. I heard one of the residents want to file a complaint against one of the front office women. I’m curious to what she did. This place needs to be audited and investigated, this really isn’t normal.Fix your ways, Olympus. Your complex is falling apart with the management that’s “running” this place.

I had the best tour with Danika. She offered me a drink to start and was incredibly kind and patient. She showed two beautiful units as well as all the amazing amenities the apartment had to offer. She also made sure that all my questions were answered. Super quiet area and perfect for a professional that works from home.

I’m disappointed that having been here since 2015, the value for my very dear financial sacrifice of what I used to get for my money isn’t there anymore. Courtesy officer is rude and unhelpful. Rules aren’t enforced as much. Maintenance issues. Noise. Security concerns. Landscaping and facilities aren’t maintained to the same standard. Although I have seen some movement on these things recently. A few of the new staff are friendly and helpful but it’s just not the same. I don’t have the same open welcome when I visit the office. I know one person’s name where I used to know them all and they knew me. Now it’s just business. I don’t see anyone walking the property to detect issues like I used to see. I feel like I’m always complaining so I have been just saying less. It’s not as friendly overall as it once was. Not sure if it’s still worth the money. I pray it turns around soon. It’s a shame. It’s really a great location.

Stopped in for a tour as I’m considering a few locations across town. The staff was very friendly and their hospitality was second to none. Complex was full of amenities, and in a great location!

I have only been with Parkside for about a month now and the only reason I’m giving it 2 stars instead of 1 is because I can’t and the apartment itself is nice. However, the first weekend I moved in, there was a large roach in my bathroom and the apartment still had several things that needed to be fixed. I contacted the front office and was told by Denisha, Camilla and Quentin that I would be put on a preventative list where pest control would come every week and treat the apartment - that way, I wouldn’t encounter anymore bugs. I went back to my hometown to allow my son to finish out the school year and reached out while I was there to ask about the bugs again and the lease just in case I needed to get out of it because bugs are an absolute deal breaker for me. I was reassured again that I would be put on preventative and that they were sure I wouldn’t see another one. Today, we’re back to move in for good. I walk into my bathroom to do a roach check and yet again, there is an even bigger roach on the wall. I called the office again and was told that there is no such thing as being put on a preventative list. So pretty much, my home hasn’t been treated since 2weeks ago. Not only do I have a roach phobia but the rent here is way too high to have to deal with roaches. It’s disgusting and unacceptable. I wouldn’t recommend Parkside to anyone. And it’s really unfortunate because the apartment itself is super nice and I didn’t see any other reviews complaining about bugs***Update***Since my original review, I have had a large hole drilled into my ceiling, constant water flowing in the guest bathroom and now my dryer is making a clicking noise whenever it is running. I have been in contact with the assistant manager, Quentin, whose communication skills are less than horrible. Ive also emailed the property manager, Ashley, who is conveniently never around to speak to in person. I will be leaving this review on every site that I can to warn others about this property.

This review is in honor of the maintenance staff.I moved in when Parkside at Memorial was owner/operator in 2020.Parkside at Memorial created a welcoming and interactive community, which included their maintenance staff, Martha, Tony and Fermin.Their genuine kindness, hard work and personal attention is greatly appreciated.Martha and Tony are the familiar faces that encourage me to call this place “home”.

Only live here if you want:- unexpected and frequent water supply cut-off (almost weekly)- pipe bursts that could flood your apartment- cockroaches and other critters in your apartment- you want your car getting broken into- non-existent security and rude staff- dirty gym with old / unsafe equipment- inflated costs of repairs when you move out - they charged me more than $600 to move out, stole my $400 deposit and charged me extra $200 to clean the apartment. This is after I hired a cleaner of my own provided pictures. They will fabricate photos if they have to to make sure they charge you. The cleaning charge is mandatory they claim they have to shampoo carpets. More than $200 to fix a 3 drywall hole, etc.. basically theft.- the leasing manager and the entire Olympus staff only care about $$ not you- loud noises exceeding the city noise ordinance of the city. Especially if you live in the back side or the townhomes. They dont care about noise pollution.I lived here for over 5 years and the statements above are true you can talk to other ex-residents. If you want to take the risk and live here its on you. The only nice thing about it is the Park near by..

Great location, very clean and well kept together. Loaded with awesome amenities and located next to beautiful walking trail. Staff are amazing, extremely nice and sweet. The amenities and staff are amazing. Beautiful pool, workout facility, full stock 24 hour coffee bar and great office room with computers, printing, and fax. And Terry Hershey park trail right outside your back door. No more loading up the bike!The staff is always willing to help and advise. Great community to live in.

The staff at Parkside are by far the best I have encountered. They work so hard to ensure our community runs smoothly. We are always greeted with a smile and our concerns are addressed quickly and helpfully. If I report an issue its dealt with immediately and efficiently.The residents are treated like family and made to feel welcome when were in the office. And the amenities are fabulous!

Beware! Multiple cars inside the garage were on bricks due to tire and wheel theft. Added security patrol did not help with parking garage safety. Aging property, constant plumbing issues with the boiler, older appliances, interiors starting to deteriorate and require cleaning and maintenance.

I toured here with Denisha and I have to say I was very impressed by the amenities and her professionalism! She was very patient and explained everything in detail, and was great about following up with me regarding any questions I might have. I will definitely be considering this property in the future for my next home.

I toured the community and have absolutely nothing negative to say. It is beautiful, well-kept, modern, positioned in a great area, communication with staff has been prompt and professional, and I can tell they want to meet my needs by making suggestions/recommendations that fits with what I asked for. Denisha is very knowledgable of the community and very personable. After interacting with her it made staff at other properties I toured during my search seem unsuited for their job. She set the standard for what you would want in staff that works in a community you live in. I look forward to the possibility of living there.

Rey was beyond helpful and so polite. He showed me all the amenities and I viewed two units that were specifically tailored to my needs. He was very informative and super caring. So many people post review when they have bad reviews but I just wanted to leave something positive for everyone to see.

The property is very clean and well kept. All the staff is friendly, And it is a perfect location for those trying to be active. It is directly across from the park.

My current suitemates and I are looking to move to a new apartment later this year. Denisha Jackson gave us amazing tour of the apartment complex, answered all of the questions we had, and showed us everything we were interested in - include the bike storage! (They deleted my review just like they do to everyone else so I will post again until it stops being deleted)I Scheduled a tour at 9am and after 30 minutes of waiting we were told by Reynaldo to come back another time because they were having a “meeting” (sitting in a room drinking coffee and ignoring us is not a meeting). What’s the point of scheduling a tour and driving 30 minutes just to be treated like an inconvenience and told to come back another day (which I will not be). The people at this place seem like they discriminate based on how you look. I’ve seen a lot of other reviews with the same experience but I didn’t believe it until I was treated poorly by the people who work here. So disappointing considering me and my spouse were ready to sign and lease that day. I’m glad we experienced this first before making any final decisions.

I’m really loving it. I have many good things to say about this complex, the staff is amazing. The facilities are incredible. so much space to staorage everything we have.the bathroom, omg the bathroom...I am enjoying it so much. The dog spa is Very nice. The only thing is that you can clearly hear whatever is happening in the hallways, the doors, people talking, etc. other than that it is a great place to live. You will fall in love with the park too. 100% recommended I am so glad I found it at the last minute, so glad!

This Property & the Residents are great! This community is very well maintained, friendly and clean. The location is in front of the park and it is so awesome to just walk out of my place and go for a stroll! The residents are friendly, and are very involved when there is property events. Plus we have Food Truck Tuesdays!!

Great place to live with management that cares. It has been an amazing experience living here. Sarah, assistant property manager, is the best! Any issue or concern I have, she is on top of it right away. Would recommend this apartment for any family or single person.

Where to I start the leasing office is rude and we rented for 15 months we was charged for basic wear and tear such as painting ,carpeting cleaning(we never had pets or kids and we always took shoes off at the door) charged for water stain around the sink when in all reality the water was always hard and discolored from when they supposedly fixed pipes, water was always cut off almost twice a month since 2022, vandalism on cars even tho you need a key to get in( don’t understand how that even happens), no cameras in parking area, give one spot per unit when two people household has drivers license, which results in towing car when park in vacant spots,elevators was down which made it hard for people to move,leasing office has had over 6 different people working there in the last 15 months, washer and dryers ruined plenty of clothes and blankets when address I was told I wasn’t washing right but I’m sure I know how to work a washer, only good thing is that the pool was unkept…so nice unit but for all the mishaps I wouldn’t recommend this place to move unless your use to sweeping stuff under the rug!!!

Soo luxurious. Office staff members Rey & Kevin were Great! The rooms were kind of small. The coolest part is the doggy spa , never seen anything like it. They even offered us snacks & popsicles or a drink to cool us down. Love it!

This property has the best fire alarms. So loud, so sharp, so blaring, non-stop. Nothing quite sets the mood for a productive day like the incessant sound of a false alarm piercing through your skull. Who needs peace and quiet when you can have the joy of listening to the same mind-numbing tone over and over again? Well, if you take a deep breath and just sit in your apartment for a while, you will find the fire alarm is actually not too bad. Because your eardrums have already been SHATTERED. 5 stars!

Parkside was my first apartment that I ever rented and I absolutely do not regret it. Apartment hunting is exhausting and I was feeling very discouraged looking at nearby apartments. But I saw how many great reviews was here so I stopped by with my boyfriend. Next thing you know we ended up living here for 7 great months! We were lucky to have Avery to show us the studio which we ended up loving. Avery was extremely genuine and his personality really sold us that this place was going to be great (which it was). Even after living here, Avery is still very friendly and extremely welcoming when he sees us. We always go to him when we have questions too - he keeps it real. The staff is very helpful too and they are always participating in the community events which is so great!Amenities (5/5):- Great 24/7 Gym (well equipped and big!)- 2 Maintained Nice Pools- Amazing patio area with TVs and grills- Coffee Machine ( Starbucks coffee, chai latte, hot chocolate, teas - Ive honestly used it everyday and my guests love using it too!)- Best Office Area (I spent my time working here all day due to COVID - was able to stream on the TV as a work monitor)- Beautiful large rooms (TV Living room & Party Dining room)-Pet spa and bike roomStaff (5/5):- No complaints on Apartment staff.- Maintenance is super easy, just go to the website and a maintenance will come to fix it within the week.Community (5/5):- My boyfriend and I felt so peaceful and safe here! My new home at Parkside is everything and more. The Energy Corridor location is perfect, the amenities are truly the best from what Ive seen in any apartment community, and the overall staff is beyond helpful and resourceful. They really go the extra mile to ensure you enjoy your home here! My only complaint is the lack of cell service (I have Verizon) unless connected to WiFi.

Management does not care about tenants. During the signing process management will appear to have your best interest in mind, but once you sign a lease that all goes out the window. Don’t even consider asking them for anything that requires thought or compromise as you will be met with harsh bureaucratic responses. If you are considering living here remember, you are a number that hits the bottom line, nothing more.

Been here for 4 years now. Love the leasing staff and Tony, clean place, friendly people, no issues, and always get repairs done when asked. Love this place and do not plan on leaving until I buy a home

We have recently moved to this development and love it! The buildings and amenities are well maintained, with a fantastic gym and shared areas. The staff are professional and friendly, and have been very helpful during our move in process. Overall its a great place to live.

Tony, Mrs Martha and Marquez are the best! Ive been here for 7 years and they’ve been the best during all this years. I lived at Parkside for a year and I strongly encourage anyone in the market for an apartment to tour the property. I truly enjoyed my stay at Parkside. The staff did a tremendous job at making us feel like cared members of the community. Every single maintenance issue that I had was turned around within a day, with a solution. The location is great, right on the park and the bike area (yes they have an area to store bike - but it is pretty full) is wonderful. They have a nice set of tools for bikes too. My only complaint was with another finnicky resident, but that is not Parksides fault. To Parksides benefit, they handled the situation thoughtfully and well. Aside from that, they might be a bit too strict on their policies, but that it understandable. I would live here again, without thinking about it. All of my visitors loved the community and had nothing but good things to say. We are sad to leave, and we will miss Parkside. Hope you enjoy!

I went to several communities and no one else even came close to the customer service, information and expertise. Beautiful amenities, with a large two story 24hr gym. Its close to bike trails with storage areas for bikes. Fur baby friendly. Jennifer Smith was welcoming and informative. This is the place to be if you love nature and still want to be close to everything.

We are LOVIN our apartment. Both the community and the staff are AMAZING! The grounds are kept clean 100% of the time, they always have fun events going on, convenient location to just about everything that you need and every single person on this staff is so kind. Always asking how we are doing, asking about our day, etc. Move in, i promise you wont regret it!

I dont usually open my balcony door but there was a lot of noise outside last night and I wanted to see where it was coming from. Unfortunately, I was unable to re-lock my door and it was 10:30 at night. I tried many times to get the deadbolt to latch myself but I couldnt so I called the after hours number and left a message. Parkside at Memorial clearly acknowledges this is a potential security threat on the voicemail so I was within my rights to make this emergency call. Maintenance called me back and said they would repair it then I received a call from Jessica the manager who scolded me for my late call. She told me this is a call that should have been made during office hours. Obviously, I would have made this call during office hours if it had occurred during office hours. I previously had a maintenance request to adjust the back door lock but I was ALWAYS able to lock it. This was a new emergency problem. Maintenance did show up and repair the issue which took about 30 minutes. I have also had a huge problem with noise in my apartment. I can hear my neighbors entire conversations, sneezing, small children running back and forth, doors closing and slamming, televisions, vacuums, blenders running & exhaust fans turning off and on in the bathrooms. I have heard my neighbors next to me, above and below me. If you want a quiet nights sleep or are a light sleeper then this is NOT the place for you. For being new the construction and walls are surprisingly very thin here. The management has been helpful in calling my neighbors to address noise concerns. The other problem here is there is no on-site security. We were told to call 911 for an emergency which includes noise complaints. We all know this could take hours in the city of Houston. I have lived other places that have an off duty policeman living on the property and taking care of minor issues. The property is very pretty and the location is great.

Excellent place to stay. Great location and the staff are wonderful. The maintenance staff, specifically Mr. Toni, Martha, and Marquez have always been very friendly and extremely helpful.

Poor service, Junk associate named Reynaldo Abrego. since I couldnt book the room immediately because of some personal problem, I tried to negotiate a solution with him to settle the house, but his attitude was not friendly and he didnt try to help. I dont understand how such a rude person can work here as an associate, who seriously damage the reputation of this apartment, and make me doubt the subsequent service of this apartment.

Best apartments and best management team my husband and I have ever experienced. We moved here because it is right in front of Terry Hershey park, but also because the apartment is exquisite, clean and they have very strict rules ie fines, (especially for cleaning up after your dog). This was indeed one of the selling points!

Great staff! #1 Location.Parkside Apartments was the right choice. The entire process was flawless. They have provided great attention since we started calling; and after moving-in as well. After looking at dozens of places, this is without a doubt the best place for the following reasons:1. Great staff. They really do care. We feel that we are not a quota to be filled. They treat you like a good friend would. So, I give them a 10 on this!2. Attention to detail. The administration and the maintenance staff seem to be happy with their jobs and it truly reflects with the diligence and great effort we observed.3. Maintenance. The property is taken care with the highest standards. It showed from the moment we walked in. We even called with questions and they promptly arrived to help.4. Sense of security and comfort . Definitely well tought and implemented. There is even a great system in place for the notification of delivery and care of your packages.5. Common areas. Now, this is one of the best points it has. Great areas that are immaculate and accessible 24 hours a day. Very practical for those of us that may work at odd hours.6. Trash management. There is the expected down the chute disposal. But they also pick up your trash right from your door side; once a day, five days a week.7. Location. Right next to Terry Hershey park and very near to a pharmacy, grocery store, dog groomer, medical care, restaurants and major freeways.The above is my personal opinion and it reflects my point of view after been a Military Officer with over 22 years of service. So, I do pay great attention to detail. Also, I have no association with this company, its subsidiaries or its staff; nor have a been given, or promised, anything in exchange for giving this review, or expressing my opinion.

Great community with luxurious and comfortable apartments. Also, wonderful management team, always willing to help and make your living enjoyable. Quiet place with security, and very conveniently located in the heart of the Energy Corridor and in the vicinity of Terry Hershey Park. Definitely the best place to rent in the area.

Went to Olympus at Memorial on Saturday, July 23, 2022, for an official tour. Leasing consultant Rey Abrego greeted us…very hospitable and professional. We sat, talked asking him lots of questions and he answered every one of them. We toured a unit, really liked it and will make a move later this year. Olympus at Memorial was pristine clean…really appreciated that. If you’re looking for a new home, call Rey; you will not be sorry!

Living at Parkside has been a joy (was, see below)! I selected the townhouses because of the location and floorplan, but everything has turned out to be better than expected. The management and maintenance people are quick to respond to any question or concern. The residents that I met have been all very nice.Until the flood.....things went downhill and then we saw the worst of the management - inconsistent communication, attempts to coerce signing of an amendment that only served to protect the owner, attempted requirement to sign a waiver when reentering the property that was not legal (attempted to limit social media posts like this) and censorship of community bulletin board posts that tried to warn others of their rights. Anyone wanting to rent should know that the management will probably be nice until they’re not. Good luck!

Parkside at Memorial has been hands down the best apartments I have lived at in Houston. The units are well built, staff is extremely friendly/helpful, wonderful area and right on the bike/running trails. Ive been here for about a year and definitely going to resign my lease. Would highly recommend Parkside.

Brenda was great. She made feel welcome, great people skills and I would recommend anyone to this place.

Really enjoy living in these apartments. They are always on top of any maintenance issues or problems that the tenants encounter. The amenities are great and the complex does an amazing job of hosting events to bring the tenants together.

LOVE Parkside Memorial!! Such a beautiful property and a without a doubt a place to call home. They have some are amazing new floor plans and a ton of wonderful amenities. Jennifer and Lauren are rockstars at what they do and along with all rest of the wonderful staff here your gonna have the best experience possible from the time you look and lease until it’s time to say goodbye. Lived at Parkside it was cool and all.. But, their paper thin walls made my living experience terrible/miserable. Couldnt watch television in my living room because I could hear the neighbor having SEX... or I could hear the dogs bark from sun up to sundown. The neighbors above me literally were fighting 24/7 I could hear them slamming doors, screaming, and even hear their whole argument.Came home and unit smelled like gas leakage. It was unbearable to live in. I ended up staying at a Marriott hotel for a couple days. Security did nothing about the dogs barking, neighbors fighting, etc. You get fined 100.00 if your trash bag is on the floor. You get fined if your boxes arent broken down. Literally, almost got ran over in the parking garage.Some people at the leasing office were cool. But, the others were two-faced and stuck up.During Hurricane Harvey - they wouldnt let the first floor units to move there big furniture items up to the 2nd floor before there was little to no water. They ended up losing everything on the first floor. They wouldnt let the Residents talk on the portal with one another. They wanted you to sign over all your rights if you left your items in your apartment during Harvey aftermath. One of the apartments did get broken into when they had security there watching the apartments.Just be careful if you rent there. Its a nice place but paper thin walls.

Just moved in . Everything is super nice so far. Jennifer and Avery were super nice and helped me move in with ease! My only negative is the service in my apartment is horrible ! 🥴I have Verizon and my calls drop and I have problems receiving and taking calls. Not sure if it’s the location of my specific unit or others as well.

I have lived here for over 2 years and the office team has been amazing! Cynthia is great at assisting me anytime I have questions in regards to my charges.

Would rate the management a ZERO if I could but the appearance and amenities at least deserve a star. I ADVISE PEOPLE TO READ BEFORE CONSIDERING THE PROPERTY. I should’ve listened to my gut in the first place- BUT chose not to because of the beautiful property and the staged management staff. Upon first experience, I noticed the leasing agents were very intrigued on getting to know everyone personally-a little too much, but I was just passive about it (definitely should’ve red flagged it). They had a very charismatic personality UNTIL you signed the lease. Once they had you in a lease you couldn’t get out of boy did you see the true nature!! The management staff surely is manipulative and will get over on individuals if they don’t know their rights or don’t call them out on their wrong doings. They made up lies to give me lease violations, turned off my fob without even emailing me, excluded me from RESIDENT emails which violates the Texas Department of Housing and Community Affairs- not to mention, they lied to me saying their property rules superseded the Texas Apartment Association which violated the TAA’s code of ethics. They’re VERY discriminatory to certain demographics and cultures that they don’t like, and will even hide safety concerns from you! They all work hand in hand with each other clearly from them being all friends that hangout after work on the property after hours. WHICH SHOULDN’T BE ALLOWED.This place has been robbed countless of times and they lie saying they have on-site security which is FALSE. They will only HIRE security AFTER crimes occur! What’s the point in that??? A little too late don’t ya think?? No safety precautions at all. Not to mention a shooting that was taken place ON THE SAME FLOOR I WAS MOVED INTO that was NEVER publicly disclosed to potential renters! You only knew if you lived there at the time of the incident, although it’s renter’s right to know about crimes especially if was a potential homicide. Why wasn’t it properly exposed when you can find other information on incidents like this near neighboring apartments? Hiring African American leasing agents AFTER being confronted about continuous discriminatory incidents from the leasing staff, that was then all blonde hair, blue eyed ladies, will NOT make the situation OKAY. Sad to see many residents can’t see past their staged act to realize they’re being discriminated against as well. I WAS a resident there. Definitely did not resign. Hope this helps potential renters.

Came in for a tour today and was treated really poorly, it was very unfortunate considering we were referred here by a resident that lives there, and we were really looking forward to checking these guys out and leasing. Didn’t get the guys name, but for anyone that’s thinking of moving here just remember customer service is very important and if you move in and they lack that, you’re gonna have a terrible time living there especially if you ever need anything.

Martha is fantastic! She is always so attentive and when we pass in the hallways she is always friendly and quick to ask how everything is going. Super friendly and hard working!

Parkside is a beautiful, modern and well kept apartment community, with very pleasant grounds, plenty of areas to host friends, friendly staff, and a health club facility that makes joining a gym unnecessary. Its location can not be beat. Easy access to getting in, out and around Houston, but also the best access to enjoy quiet time on several miles of nearby trails--a rare find in Houston.

Good staff, nice building, and good location next to the Hershey park trail system. Walls are thin, however, and noise travels to my bedroom from several different apartments. Also, they had to add a security officer after an event on the property.

Ive lived in apartment communities in Oregon, Washington and Texas in the past several years and the experience at Parkside at Memorial has by far been the best. In fact, we were one of the very first to move into the midrise building during the last phases of construction and recently renewed our lease in a larger unit. Love the experience and the attention to detail that the staff offers is fantastic. Visit soon!

These people literally stole our application fees. We paid $65 per person plus $150 admin fees per person (two people) denied us for no reason and won’t refund the fees for any reason. They are fraudulent, don’t care and will laugh in your face about it. Good luck to anyone that reads this and decides to apply anyways.

Parkside at Memorial is a great place to live! The management team works very hard and excels at all aspects of managing the property. From the initial tour, lease options, paperwork, amenities, parking, grounds, maintenance, fitness center, etc., the facility is really first class all around.

Complete waste of time, money and resources . They’ll steal your application fees and admin fees. All sorts of hidden fees too that they fail to mention until after you apply . Don’t apply if you have anything as simple as a parking ticket on your record because they’ll use whatever they can to deny you EVEN if it’s not mentioned on their application terms and refuse to refund you .

Great property, very well-maintained. Access to Terry Hershey trail system is awesome! And they put on a great social event every month or so. I looked all over the Energy Corridor for a 2 bdrm townhome with a garage and none compared to Parkside.

This is a great place to live if you don’t mind the occasional car break in. Woke up this morning to a break in of at least 15-20 cars.. but, hey, it’s much better than the last time in which 50 cars got their windows broken. Maybe invest in better security? Just a thought.

I love living here. We moved from a large house that we had lived in for 30 years so I thought it would be difficult to adjust. It wasnt al all. the staff is friendly and helpful and the residents weve met are great.
