Ive lived here for about 5 months and absolutely love it. Marilyn went above and beyond to get my application process complete, including coming in on her day off. I appreciate the whole experience. Since Ive been here Ive enjoyed the peace. The property is well taken care of and its nice to be away from the chaos that many other apartment communities deal with. I am happy!
It is a good place to live to feel safe, if you have finances and you read all of the rules and can follow them. The parking is non existent where I rent, except for my garage, so my friends can’t park close to my apartment. This is an issue because I’m having surgery and need my caregiver to be able to park close to help me back and forth to the hospital and rehab follow up visits.
I am a new resident (of less than a month), so I may amend this in the future. Im writing this because Im bored, the power is out, and I cant sleep without power to my sleep apnea machine. My hope is to point out some pros and cons that you wont see or notice on the website.The PROS...P1. Attached garages, and the garage is huge. You can easily fit your car and some stuff in there.P2. Modern appliances, with the exception of the washer, dryer, and HVAC system.P3. The application and move-in process is standard and painless.P4. The staff is friendly and accessible. The phones are answered on site and arent diverted to a call center. I also get the impression that the staff makes a dedicated effort to provide a free living experience.P5. Ceiling fans in the living room and the bedroom.P6. There are plenty of power outlets. An outlet on the patio for a fan would have been nice, but there are otherwise plenty of ports where you need them.P7. Location. This is subjective to me, but the location is close to my office, and there arent major traffic congestions coming to/from the apartment complex.P8. Amazon locker on site. This is a pro and a con. I miss having stuff delivered to my door, but it is nice not hearing delivery trucks backing up and idling around the complex all of the time.P9. So far, none of the neighbors have intentionally loud diesel trucks, cars, or motorcycles blasting through the complex.P10. Also, so far, none of the neighbors pretend to be the complex DJ by driving around playing ridiculously loud and bad music for everyone to hear.P11. Large, garden style bathtub/shower.P12. There are ducks.P13. Rent. It is reasonable.P14. I dont think all of the units are like this, but my unit is designed in such a way to where there is noone living above or below me, so there are no worries about vertical noise.The CONS...C1. My sample size is small, but in just under a month, we are two for two in thunderstorms causing the power to go out.C2. My toilet was too small. Round toilet bowls should be illegal. If you have an external tool on the front of your person, then this toilet is not designed for you. I had to get the toilet replaced.C3. The washer/dryer set is old. I didnt check the serial numbers, but if I had to guess, they are the same set as when the complex was built 20 years ago. I had to replace the set and store the old set in my garage.C4. Similar to the washer/dryer situation, the HVAC system appears to be the same as original construction. The evaporator coil looks beat up, which means that at some point, someone tried to clean it and destroyed the integrity of the coil teeth in the process. On the bright side, there is a C-wire available for smart thermostat installation.C5. The HVAC design is poor, with the bedroom, kitchen, dining room, and bathroom running 4-5 degrees warmer than the living room. Unfortunately, this is very common in apartments; Ive only lived in one apartment where the air flow was equally adequate to all rooms.C6. If you have east or west facing windows, then you will need blackout curtains for your AC to stand a fighting chance.C7. The modeled floor plans lack dimensions, which makes it difficult to plan for layout/furniture design prior to move-in. The drawings scale the bed, couch, and chairs smaller than normal to make the areas appear larger; I dont think this is intentional, its just not an accurate representation. The drawings also indicate hardwood floors where there is actually carpet. This is typical of the software used to model apartment complex units.Overall, this seems like a good place to be.
I’d stay away if I were you. The past year of living here was nothing but pure hell. Within 6 months I had my wheels and tires stolen, my truck stolen, and then my new truck broken into. But don’t worry, the staff here will make sure no one at the complex knows. When reported to the complex, you are greeted with “what do you want me to do about it.”After moving out, they are trying to charged me to replace carpet that wasn’t even damaged. The company they use to send out monthly statement for rent is more of a pain to deal with than necessary.I’m glad to be out of there, and I’d hope you can find a better place to call your next home.Edit:The management team and ownership of this property are absolute trash. They are now trying to justify my being a vet with a service dog is cause enough to charge me to replace the carpet in the entire apartment. The reasoning? I have a service dog, the carpet was automatically soiled.Edit 2:After receiving a response, I was accidentally over charged $300ish. So not only has the management team now shown they already lied about the final bill, they are going to avoid ANY conversation about them trying to charge me for carpet they can not show was damaged, or provide receipts for the amount of work required to change the carpet. Not to mention, the Owners response, absolute garbage. If you look at every single bad review left, they are still trying to get people to look past the bad review and move into this hell hole. If any of those bad reviews are anything like mine, the situation doesnt actually get solved. All you are going to get is some who cares apology, and then they will try to market their great community to new residents. I can confidently say from the top down, when dealing with the Bellagio team...used car salesmen. They dont, and wont care about you, they just want their money.
Kay represented professionalism, kindness, and patience with my tour of Bellagio Apartments. I love that the apartments have attracted garages, and the brightness of the windows is nice, especially a window above the kitchen sink. I mentioned to my brother to arrange a tour as well. Thank you Kay😊
I loved living here at the Bellagio. I lived here for about 5.5 years. The staff was absolutely incredible. Ms. Lora, Ms. Kay and Ms. Maria are amazing. They go above and beyond to make sure you feel welcomed. The maintenance staff is incredible too. If you have any problems, they are quick to help you address the issue. You are also within minutes from The Heights, Midtown, 249, 1960 and etc. The individuals that live here are also friendly. Everyone looks out for one another and takes care of each other. I am going to miss this place! Thanks for everything!
I had a seamless experience of replacement of my water heater. The area was clean. Back to really hot water for a long time. Many thanks to Manny and his crew!Backstory:I had noticed that the amount of hot water for shower time was diminishing over time. Just as I was about to send in a maintenance request, they contacted me and stated that there was a small leak in my heater and wanted to replace it. They had performed some preventative maintenance service a few weeks earlier. I had not seen a leak but checked it out. I confirmed the leak. It was a kind of seep at the top of the unit. It had been seeping for some time as the top of the unit was rusted a bit.Updated 08/25/2023Beautiful site. Office types and maintenance crew always attentive to my queries or issues. They seem to be on a maintenance schedule instead of waiting until something breaks down. Proactive beats reactive nearly every time. So I signed another lease.
I recently went on a tour of this property & it was breathtaking!The assistant manager, Kay, gave the tour and she was very knowledgeable about the property, rates, an amenities. While your I noticed that everything was well manicured and quiet.Also every unit has an attached garage!This could possibly be my new home!Thanks for everything Kay!
I was a little bummed out about our pool being closed at the moment with it being pretty hot outside. I spoke to the office about my concerns, and they completely turned my point of view around. I am super excited for the upgrades that are coming to the pool! Thank you for easing my mind, it is always a pleasure speaking to the ladies in the office, and our maintenance staff.
I I totally did a review as a new resident of “The BELLAGIO” Being now a 2 month resident I wanted to do a follow-up. I just want to say that I ❤️ our community! It is well manicured, peaceful for the most part and safe which is very important to me. We have many activities on property to encourage the engagement with one another. Did I mention what a greatOffice Staff we have? Laura, Kay and Marilyn….Our GIRL💥 Power team is AWESOME👏🏽 ALL personable and helpful. We also have a wonderful maintenance team who work together keep our property pristine🌹🌺🌻🌿And arrive in a timely fashion to rectify any maintenance issues. I just cant say enough. I realize this review is quite long, and must be sent in sections, however, I find it necessary to provide an understanding as to my position on the matter.Prior to making my decision to move into the Bellagio’s, I looked over the reviews. Often, I do not like to base my sole decision on reviews; they can be subjective, or written by a disgruntled customer, however, in this case, reviews were extremely important to me, and that I was relocating from California to Texas. With that being said, Bellagio Apartments had many good reviews that in my opinion outweighed the negative reviews.Laura was my initial point of contact. She appeared to be very helpful over the phone. With reservation, I applied online; I applied for a apartment, as said, in the apartment industry, “sight unseen”. I proceeded with the process in anticipation for my arrival in Houston, Texas. Although I had completed the process, I still have add some apprehension, again, particularly, in that I have not seen that apartment. But what eased my tension was there was a virtual tour that was conducted by Ms. Kay. After reviewing the virtual tour, and on several different occasions, speaking with Ms. Kay and Laura, some of my tensions or apprehension were settled. I could see my way after that visual tour and speaking over and over and over again to the staff.Once I arrived and settled in, I noticed the large amount of dog hair in my carpet. Thinking this could not be possible, I continue to vacuum over and over and over again realizing the carpet was full of dog hair, and thinking there was no way all the dog hair could not be noticed. My first thought was the carpet had not been cleaned or vacuumed, even more, what manager will allow such distain action. I brought the matter to Laura’s attention. I remember, when I made her aware of all the dog hair she made me feel like I had done something wrong by bringing the dog hair matter to her attention, I also felt like her implied energy was that I was supposed to just deal with it. Why is the aforementioned important, it took 2 1/2 months for the carpet to be replaced. You would think Laura wrote would have been eager to make the process as easy as possible; particularly in that my rent was over $1500 for a one beer brown. The carpet should not have been full of dog hair. This tells me Laura did not check my apartment thoroughly before I moved in. I challenged Laura about and asked how all the dog hair could have been missed. After questioning her is when I saw a change in how she treated me; the dishonesty could be heard in her voice. After pressing the issue she finally understood that she needed to replace my carpet. Trying to get the carpet replaced was a nightmare.Apparently, the contractor contacted Laura to inform her I had inquired about whether or not I needed to waive my right, shortly after our communication, Laura sent an email stating” I found out you do not have to waive you right to hold the contractor accountable”. I couldn’t believe she lied over and over again and held me hostage requiring I sign the waiver. Now that I think about it, her staff, Ms. Kay and Marilyn had to feel awkward about the entire situation. They done everything they could do to make me feel at ease, however, I felt as Laura was trying to bully me into signing a waiver that she knew wasn’t required and lied about. Lauras response to me, exemplified shes done this before and got away with it. Her customer service skills are horrible. Given all I was forced to endure, I requested compensation.Due to my inconvenience with regards to interrupting my work schedule, having to move my furniture and home items around, the imposing upon my space, living with dog hair in my carpet, leading not being able to get a good nights rest, coupled with tracking hair on my socks and in my Mercedes, I asked for some type of compensation. It seems like Laura would have offered! Had I not been forced to live with dog hair, I would not have been in the position of asking for compensation. I received $250.00.
Really glad I listened to the reviews. Toured the place and felt extremely uneasy with everything. The unit they showed had very old HVAC systems and as someone who wants it to be cold all the time, this was a deal breaker. The lady that showed us around had a bit of an attitude and it was very off putting. I was originally very excited about this place but after looking through all the reviews, hearing about charges, the old circular toilets and especially the ridiculous cut and paste responses to issues brought up on here, Ive decided to find a better place.
My living experience for the past year at The Bellagio has been fantastic. The maintenance staff responds quickly to all of my requests. The office staff takes care of any needs a resident could possibly encounter. The pool, work out room, computer room, pool table, and duck pond are all top notch. There has been a few reports of stolen vehicles or apartment burglaries but, come on, its Houston. It happens everywhere. The lawn service comes once a week. The dumpsters are never full. The recent apartment upgrades with the granite counter tops are just as nice as any luxury apartment high rise downtown. Every unit has an attached garage. The landscaping is very luscious. The noise from the highway is only noticeable from the apartments that face the highway. I would recommend The Bellagio to anyone seeking a nice living community in the Jersey Village area.

I have live here for 4 years and sadly I am moving. I love love these apartments. The staff is awesome!! They put alot of work in keeping the apartments/grounds looking beautiful. I feel safe when walking my dog in the evening. I have never had an issue with parking or getting my work orders complete.
I lived in these apartments for one year, and overall thought they were pretty good. They were pretty spacious and felt safe as well. Management and Maintenance were some of the best Ive had in any apartment. They actually worked to resolve issues quickly, and not just put a band-aid on them. Most of the people who live here were usually nice and quiet as well, so it was pretty rare to have issues with loud music or anything similar.Unfortunately though, the biggest downside to my apartment was that it had the thinnest walls of any apartment Ive ever lived in. Its the main reason that I chose to move out. I could almost hear the conversations my neighbors were having if they were in the room next to me, even if they were speaking at a normal level. On top of that, my neighbor below me was a loud one, and he would slam doors, scream, and argue with his roommate. Because of the construction of these apartments, not only did I hear the arguments, but every time a door was slammed it shook the walls and ground in my apartment a bit. If youre a musician of any sort, its also hard to practice at any sound higher than a normal conversation would be at, without potentially annoying your neighbors. Even though I ended up being above a bad neighbor, I dont think there are very many people like that here.
I am not the type of person to write reviews but this place has been hell from beginning to end. Today, I was suppose to sign my lease but after reviewing the terms and conditions I had questions about it. When trying to get answers, i was informed by Marilyn that if the lease was not executed today (10/1/2022) that the rent would go from $1352 to 1386 (increase by $34 on 10/3/2022). No Prorate! Unfortunately, Marilyn could not answer the questions due to being new to the property and the managers were unavailable. When informing them that the lease is showing for 15 months and not 16 months, they placed the blame on their computer system. Lastly, prior to receiving the lease I had general questions and the manager Laura rudely interrupted by stating Thank you, talk to you later! I responded by informing Laura that if she is busy to call me back when she is available. I have never in my life encounter such deceitful, rude, uneducated and unprofessional individuals in my life. Beware of the misinformation from Marilyn to Laura(management) because they will inform you of different information and hidden fees.
The management and maintenance make it really hard to enjoy living here. Within the first month, our AC unit went out like 3 times and the third and final time is when we contacted management to get a new AC unit bc it was peak summer and so brutal to continue living like that. Management gave us such a hard time for some reason, Laura even yelled at my husband which was so unprofessional and disgusting. After that, we had a gnat problem bc maintenance thought it was such a smart idea to power wash the windows during the humid and hot weather. We complained to maintenance and asked them if there was anything they can do to help us and they said no, we had to call someone else. When we threw our trash out one day, a lady in maintenance went to the trash and snooped through our garbage to make sure we were only throwing out recyclable items. Once we got our new refrigerator put in, maintenance never connected the water hose and when we asked them to connect it, they said they couldn’t. Overall it wasn’t the most enjoyable experience and if you can find another apartment complex to live in, I would.
Management is rude and uncooperative.I got charge over $200 in fees because someone moved in and entered the wrong apartment for electric provider. So I got charged for someone else’s mistake and the management made me pay it.Garages under units are very loud and will wake you up in the middle of the night.The unit insulation is very poor and your AC unit will work all day during the summertime.I will be moving out definitely after the lease is out.
I lived at The Bellagio Apartments for four years. When I moved to Houston, five years ago, my first apartment home in the city was to say the least, terrible! I made it my mission to find a great place to live at a reasonable price that I could easily access the city. When I found The Bellagio, the management was not only courteous, but knowledgeable. Management changes have occurred, but only because of the advancement of team members within Frances Properties. It says a lot about the property owners and its management when they are Property of The Year and have staff members that are Managers of The Year for Greater Houston. They didnt try and sell me on their property, they let the property sell itself. When you enter the gates, you feel like you have stepped out of the city and into a lavish garden with all the beautiful landscaping. There is a immense duck pond and a well-kept pool areas as the heart of the property. A great get-a-way after a hectic work day. Each unit has its own built-in garage within the unit so you feel safe and secure pulling into your home. However, safety issues are rarely a problem here at Bellagio, due to the alertness of the staff and community involvement of the neighbors. The units are a great size and maintained properly on a regular basis. When something has a hiccup, maintenance staff is always quick to respond to your needs. They are a pet friendly community that doesnt see your pet as another means of making money, but as an extension of your family. Each month they have a community breakfast, and every quarter a social gathering. We made so many great friends by attending these events! Thanks to The Bellagio, Houston felt more like home!

This is a nice place to live. However, after moving out, the office lost my garage remote and a check sent for the last payment of about $200. Instead of someone affording any sort of respect by at very least sending an email or a phone call, they promptly sent the outstanding balance I agreed and attempted to pay for $200 to the deposit bond company Sure Deposit. Sure deposit didnt bother to contact me and sent me to collections. I know have negative marks on my credit for attempting to pay the final amount due including the extra charge for the garage remote. I do not recommend living at this apartment complex.
I lived here for four years until i bought my home. It was always quiet and clean. The maintenance was always taken care of same day. It was a nice place to live and staff was always so helpful and courteous. I never had any problems and felt safe.
I have been living at the Bellagio for 2 years and am about to renew my lease for another year. This complex is clean, safe, and very well managed. Kay and Lollie in the office have been fantastic. Would definitely recommend to a friend.
I am sharing this review as a SOON-2-B Resident of The Bellagio who will be relocating from another State. For those that have relocated before (my 2nd time) we know how daunting it can be. Especially today with primarily everything being done via online, Zoom, Facetime, emails etc. Due to Covid we have ALL had to reinvent newer and more innovative ways to not only communicate but, also view prospective properties. I felt truly Blessed to be connected with the Assistant Manager, KAY who assisted me with the selection of my New Home. She was so personable and accommodating in answering all my questions/concerns. Once I made my decision there was a great deal of paper work to be done (especially living out of state) However, Kay graciously and with patience walked me through that as well. I often say Customer Service isnt what it used to be and society as a whole is suffering greatly because of. But, Im so grateful for KAY who in my opinion is a PosterGirl for Kindness and Professionalism. I look forward to living at the beautiful Bellagio and meeting other residents:-)

My family loves Bellagio! We live at Bellagio in total 10 years, and have a strong opinion about this community - it is well organized, family oriented, quiet. Managment works hard to make residents feeling at home, and that is exactly how we feel here. The complex is getting old, but it is well taken care of.As much is possible, we take good care of our apt. but whenever we need help from maintanance guys, they respond in fastest manners. This year, pandemic year, is very hard for everyone, Im personally amazed how many actions and activities Bellagio staff is working on to motivate residents to get involved and live happier everyday life. They upkeep with all nature in our community, which is soooo precious in such a small space, in this busy area of Houston.Anyone, easily accepting rules, having a good friendlyattitude and manners is gonna fit well to live at Bellagio, and I would highly recomend it!
The Bellagio is by far the best place I have ever lived. It was recommended to me by an apartment locator and once I saw the property and the floor plan, I fell in love. And the cherry on top is the team in the leasing office. They go above and beyond for their residents to ensure that all are happy. I cant say enough great things about them!
My wife and I lived in the Bellagio over 5 years now and I have been living in apartments in general for well over 38 years. I did own a home at one time for about 10 years, (from around 1980 to 1989/1990), but much preferred the apartments to owning a home for a variety of reasons that I won’t list at this time.As for the Bellagio, it is far and away the best apartment complex Ive ever lived in! The grounds are very well kept, the apartments themselves are very nicely laid out, and they’re only 2 floors high.Even though the Bellagio was only 5 years old when we first leased in 2009 and had been recently renovated then, they have renovated it again only a few months ago. It would seem that they kind of “refresh” each unit about once every 5 years.Leasing rates at the Bellagio are going to be on the higher side of the scale for Houston. However, you get what you pay for and they, (Francis Properties), strive to give your money’s worth.The maintenance team, (as an “apartment lifer” I’ve learned that a good maintenance team is paramount and a must-have), is top shelf. The team that’s there today is the same team that was there when we first moved in. In other words, unlike many other apartment complexes I’ve experienced, the maintenance team of the Bellagio doesn’t have a high rollover rate if any rollover rate at all.The Bellagio office staff is quick to respond to requests and/or problems even though they are always very busy with their daily administration tasks. The Bellagio manager, (Jennifer Whiteman), is extremely capable and accommodating.She has helped us immensely in our recent “shift” from one Bellagio apartment unit to another. Again, it’s been my experience from 38 years of renting apartments, that most managers almost take a; “us and them” point of view/position.Not so with the Bellagio’s Jennifer Whiteman. She actually treats the Bellagio tenants as a community of friends and neighbors and this is a treatment that I’ve never experienced in any other apartment complex.If you are looking for an apartment at the Bellagio you’d better plan ahead several months if not more because they’re rarely below 98% capacity. This is what keeps the office staff so busy and yet they stay very professional and pleasant to deal with.I strongly recommend the Bellagio apartment complex in Houston Texas and believe it to be among the top 3 in the city.Rich
I absolutely love living in this complex. It is so quiet and the grounds are always kept so clean. Every person that I have encountered in the office has been extremely friendly and helpful, which is just icing on the cake!
This is literally, hands down, the best apartment community around. The grounds are always kept up and the staff is amazing. It really feels like a peaceful community here in the city.

1) Great location at The Sam Houston Toll Road, just north of Hwy. 290. Nearly equidistant between the two airports, as well as Town Center and Willowbrook. Also not far from the Houston Heights and the Galleria Area (proximity to SHT does make for a bit of noise if you elect to overlook same).2) Fantastic and responsive management. Ashlee is the consummate professional -- and shell enthusiastically greet you even when shes handling other customers (effectively) / multitasking -- and your being somewhat boorish, immersed with your smartphone, forgetting your manners and barely responding in kind (Ive -- like many have -- apparently a little work to do in this department).3) Maintenance staff incredibly responsive and competent.

Love living here. The outside of the apartments are always clean and kept up, the office staff are all friendly and welcoming, and my renovated unit is beautiful inside.

Do not park your car here if you drive a Honda Civic. It will be stolen. Seriously. I did not know that until my 2000 civic was stolen but since then I have been told that it well known that thieves case their parking lot. :-(
