Good afternoon! I have been living in Lanesborough for half a year and I am very happy. I would like to say a big thank you to the apartment maintenance team. For six months I had breakdowns with plumbing and air conditioning. I left a request for repairs in my personal account. So, the repair work was carried out the next day. The workers are polite and friendly, they put on shoe covers at the entrance to the apartment and gloves, if there is trash, they clean up after themselves. Thank you very much for their work and efficiency. I also asked if it was possible and it would not be difficult for them to bring me a third shelf for the refrigerator, since the refrigerator is large and with two shelves in it I am extremely inconvenient. And voila! A couple of days later, a shelf was brought for my convenience. Thank you Lanesborough! This is my first experience of living in apartments and I am happy that I chose Lanesborough! I am satisfied!

When I first moved here in 2022, I loved it but with all the issues we started having, I can’t say that I can live here anymore.To start, our apartment is riddled with black mold. We understand that it could have been in part due to the hurricane but it’s been 9 days since we reported that we need help immediately for the mold and it has not been dealt with at all. It has caused property damage. My $300 designer bags are a biohazard, they are trash now as the mold on them irreparable. Shoes? Utterly ruined. You would think that black mold is of the upmost importance but I guess not.Ignoring this massive issue all together, there are constantly signs posted in the mail room regarding FREQUENT break ins, theft, car jacking, etc. You’d think that with all the pamphlets taped to the wall and the constant crime that we would be made aware of this and that security would be ramped way up right? LOL NO! Despite the fact that we have a “security hut” outside the entrance, there’s NO ONE IN THERE EVER EVER EVER. Occasionally there is a “security guard” in the complex by the dumpsters, but by security guard I am old man dozing off inside his car not actually guarding. The gate closest to our apartment is constantly broken and either left open for the world to stroll on in to the complex, defeating the purpose of a gate altogether or it’s jammed closed and you have to go the long way through the entrance gate. You’d think with the prices we get charged that it would cover the cost of maintaining the gates, nope. Lack of maintenance seems to be a common theme for this complex. They always say they have “emergency maintenance” people but the times we have needed it we’ve been told that they are off or that they are in Dallas on another property. Our AC broke last year and they took their sweet time getting around to us because “emergency maintenance is out of the city.Another grievance with this place is that they send out emails monthly about their “refer a friend program”, which sounds good in theory but when I was still a fan of this complex, I referred my friend to live here for a credit to my rent balance to both parties. Surprise, surprise, my friend received the credit to his account but we were told that no such friend existed, that the program didn’t exist, etc. We had proof of this but it was quickly disregarded and we never saw a penny. My key fob for the apartment has never worked in the two years i’ve lived here. We tried many, many times to get it to work but “oops we don’t know what’s wrong”.I should have known better from the get go, when we first were moving in we were promised a specific unit, we had requested one on the first floor with the upgrades (no carpet) and come 2 days before moving in we were given a sad violin speech about how they were having issues with the tenant from that apartment and we couldn’t have it, mind you we had already signed a contract for that specific unit. Lanesborough, either make sure the unit is actually available or don’t fake offer something you know you cannot provide!! We were instead given a unit on the third floor with carpet (unlike our request) so that we could still move in on the day we had already paid our movers to do their business. The issue with this isn’t the carpet or relocation per se, it’s the fact that they knew they had issues with the tenant and still tried to give us a unit they KNEW wouldn’t work, selling a lie to us to get us to move in because they knew carpet was a no no for us because we wanted to adopt a pet. I found that particularly scummy.Overall, if you don’t mind slow maintenance, moldy apartments, car break ins, no security, multiple leaks through both leases, broken gates, poor & untrue communication from management (did I mention they NEVER pick up a single phone call) , a decent gym, and a wonderful location, this is the place for you! Otherwise keep looking.

The move out process was one of the worst things to go through. They made up policies that don’t exist and tried to charge us and then refund us? Years of living there and the gates were never closed and had a security guard one night a month who slept in the car. Multiple break-ins because of gate issues never being resolved. Would rate zero stars if possible. Just another scummy apartment complex trying to take advantage of people.Edit: I noticed their automated reply to everyone’s concern is to contact them directly. Good freaking luck getting someone on the phone either the leasing office or corporate. Had to threaten filing a complaint with the BBB to get someone to call me back.

If I could leave zero stars, I would.We have been living here for 2 years. Let me just list all of the issues we have had to deal with.1) ant infestations every summer.2) mud all over the parking lot, I have slipped several times when I was PREGNANT.3) the buildings are old, run down, falling apart and have leaks all over the place.4) the plumbing was done by a child. Our kitchen sink has been leaking. Called maintenance, they “fix it” a couple months later, our entire cabinets are flooded with water, water is backing up into our sink. My husband tried to tighten the pipe and the ENTIRE PIPE SYSTEM FELL OFF.5) our toilets have broken several times. They over fill like crazy. We have had to have it fixed several times.6) no security. THREE cars have had their tires stolen, all within 1 weekend.7) the handles on every single door are stuck. Our own front door locks us out almost daily bc the lock gets stuck.8) they keep raising the rent besides all this bullsh**Do not stay here.

I lived here for 3 years and the only good thing about this complex is its location and how easy it is to get to the medical center. Everyone was extremely nice when I toured before signing a lease. The model apartment was beautiful, unlike what we actually got. We did not get an upgraded unit so it was old and that was okay, but there was a level of grime that came with the apartment that would not go away no matter how much we cleaned. Rent was decent the first year, but continued to go up and with our electricity bill there was essentially no difference in price from other complexes. Our electricity bill was at least $200 a month during the summer, with the highest being almost $400. Our AC broke two summers in a row and there was absolutely no urgency in repairs, despite the heat being unbearable in the middle of July. If you need help after hours, your only options are to leave a voicemail or submit a work order online that will likely not be addressed promptly. They offered to reimburse us some money because of our malfunctioning AC unit, which likely contributed to the high bill. After I sent them all the information and proof of bills, they never got back to me.My room had multiple occurrences of mold that they said was just moisture and would spot treat. I had to call them multiple times before they finally cleaned our duct system. The mold later returned but I didnt bother following up.I generally felt safe here, but its very easy for people to get inside and there were some crimes reported.The office staff was a hit or miss. Sometimes they were helpful and kind but more often than not they just gave a random answer to get you off the phone and would not follow through.For people who work in the medical center, there are plenty of other options that are better than this complex. I do not recommend you live here.

As I am a doctor from Thailand, being here for a medical training. I think this apartment is the best for who works or being trained in the Texas Medical Center (MD Anderson cancer centre, Memorial Hermann, Baylor).Its location is the best. You can go to the hospitals by MetroRail (light train going to downtown) easily. The train station is so close to the apartment and the walk way is not deserted because there is a big car park for medical personnels beside the train station. You can go to your hospitals easily within 2-3 train stations, within 20 minutes. There are also 3 pretty big supermarkets nearby which are Fiesta , Krogers and Randalls. You can drive there for about 5 minutes.( There are no supermarket along the train stations, The transportation in this city is not really good in my opinion.)The environments are good with old style and warm looking buildings and well maintained trees and flowers.You can feel safe with automatic apartment gates using key fob and car sticker and the intrusion alarm system in every doors and windows of your apartment. I have seen patrolling guards in the gym and car parks during in the late of the night.The apartment officers, manager and maintenance team, Almost all of them are friendly, You can even call the maintenance for urgent or emergency maintenance conditions.The gym is really good comparing to the others nearby, with various kind of equipments and its spacious. There are also free yoga class and cycling class in the gym but I am not interested in those classes.The main pool is nice. When the weather was hot, I often enjoyed swimming in the pool.The room has old style and warm looking environment. The AC and heater work well. The room has built in oven and stove that work very well and auto ice making refrigerator, dish washer machine. And the most important, washing machine and tumble dryer are also in the room and work very well. Bath and hot water can relax you very well. The electric appliances are quite in a good old style but some rooms have been replaced with more modern appliances.I have visited other 3 apartments nearby where my friends live, I prefer this place most.I did not give 5 stars because at the first month I stayed on the first floor. And I found that the AC machine beside my bedroom window was too noisy for me so I asked them to move to second floor. Overall I feel very happy living on the second floor.This place is definitely one of the best apartment near Texas Medical Center.My family members have visited me here for a week. They all like this apartment and prefer this apartment than my friends apartment.I am going to go back to my country soon in next year. I am going to miss this place, once I felt like home.

When you move out, they will charge you even if you didnt live there already. Watch out for this business Richdale apartment. They will say you must give 60 days notice; if not, they will charge you. I also referred some friends here, and they didnt provide the referral because they wanted your referral to stay for 9 months.And be careful with this apartment. A lot of cars were robbed. They stole wheels(4 wheels) and break glasses.You dont understand because you only focus on the payment. People from the main branch, I think from Nebraska, that I talked with said I needed to pay even though I didnt live there because I didnt give 60 days notice. This is very inconsiderate. They charged me $1400 even though I didnt live there. This is so stupid and unfair. I regret staying there for 1 1/2 years and referring my friends. Its not safe, and it was even dirty when we came there.

Move in last August 9, 2019 so far I am satisfied with the unit i am in.The complex is very close to train station about 3 minutes walk. A few minutes to the grocery store via car. (Fiesta, Target, HEB, etc)There were some issues with the unit that needed maintenance (Faucet was leaking under the sink, a few bugs once in a while and a loose toilet but was immediately taken action by the maintenance team within 24-48 hrs upon request. Thermostat was faulty one time and keeps dying. I made a report per emergency hotline and log in a request via there online portal around 5 pm. I was expecting the issues to be resolve the following day but around 8 pm the AC maintenance guy came to check and fix the thermostat which just needed some battery replacement.During the heavy rains a few days ago i notice that there was some bubbling and water drips in the ceilingThe apartment complex has 3 swimming pools:The main pool near the community center is well maintained.One of the pool is surrounded by trees which is really nice during sunny hours and the other one is in the open area surrounded by bushes. The all the pools appears to be clean but i think maintenance can do a better job removing the leaves (floating and the ones that sunk under water).The activity center (gym, activity rooms, study area and toilets) appears to be well maintained and always clean.True enough from other previous reviews if your living in the lower unit you can hear heavy foots steps upstairs. So far the foots steps can mostly be heard in the kitchen area and not in the bedrooms.Once in a while you can hear sirens from ambulances and police cars. Given this apartment is near the medical centers this will be very common thing. So far given the thick drapes i installed the noise havent been a bother during sleeping hours.With issues to safety, so far i have seen some CCTVs installed around the parking area and the common grounds. The Access gates are working well. I could say i feel very safe inside the apartment complex.Shout out to the people at the leasing office. They are very helpful in addressing my issues and concerns. There were some delays in paper work but was pretty much manage accordingly. Every now and then you will receive emails from the leasing office on updates and events.Overall i would rate Lanesborough Apartment 8/10.

I have been living here for 2 years and at the beginning it was hard because one of the leasing persons was not helpful and very rude. But Mili the old manager was awesome and helped me.Now with the new management Im very happy.Yoyo and Charmaine are awesome and very helpful. They are amazing and get things done. The leasing agents are great also.Maintenance crew are on the ball and always helping. They work very hard.People might complain about the leasing office but they are very nice and always helpful.I honestly think the problem is corporate they are not giving the support that the leasing people need. The owners of Lanesborough are the ones not doing their job. If you have a big complex like this you need to hire more people and pay for people to come and fix the big things. The leasing office and maintenance people are doing their best to help and are covering patches that corporate is not doing. The rent is extremely high for corporate to not give the service this place needs.The brick wall in the entrance needs to be fixedthe carport that was damaged with the hurricane needs to be fixed the roofs needs to be fixed, hire another roofing company if necessary. The windows from the outside need to be sealed from the second and third floor so water doesnt come in.Get more security so that this place feels safe to live in. A lot of people have left because of all of these issues. I see a lot of people complaining about not feeling safe. Pay whoever to have this place well repaired so that people are not mad and posting negative things. Get the job done and support the leasing office. They all work very hard and its not right for them to see all of these negative comments when they are doing their best.If there is an email or a person I can write to from corporate I would or I hope they see this post. Its corporate not doing their job not the leasing office. Spend the money fixing the place and hiring who you need to hire if you want to have a great apartment complex and no negative reviews. For me as I mentioned the leasing office and maintenance are amazing.

3 Main categories that the Lanesborough utterly fails in. 1 Service, 2 Safety, 3 Quality.The staff is not very helpful or receptive, in fact they have a bit of an attitude. Secondly someone died here and the gates are always breaking. Lastly everything here is starting to get old and run down, not only this it will take them forever to fix something.With this in mind I would suggest you live somewhere else. As of right now I have moved into an different apartment complex in the river oaks area and looking back there’s no comparison I wish I would’ve never even found the Lanesborough.

I URGE YOU to not live here, please DO NOT if you value your health, safety, and time. The leasing office is extremely negligent of issues in the units and won’t fix things in a timely manner even with continued calls and visits to the office.There’s cockroaches, mold, faulty appliances etc. The location is tempting because of the proximity to the med center but I highly advise you to STAY AWAY you will DEEPLY REGRET IT.

Looking to move in the next few months and have been leaning on my two final decisions. I saved them to do tours for last. I will say WOW what a difference. Olivia was the young lady at the front that helped me with everything I needed, she was kind and very knowledgeable. I couldnt make up my mind on the floorplans so she offered to take the time and show me both! I wont say too much, but this has steered my choice in a clear direction. Great property management team! Very Impressed.

I would love to enjoy living here, but the crime is awful and the leasing office is less than helpful. I seriously doubt any of the security cameras actually work. Multiple things have been stolen from me since Ive been here, right in the view of the security cameras and the leasing office refuses to check the cameras. There have been multiple car break-ins since Ive been here, and if you live here you cannot lock your bikes in the bike area without them being stolen almost immediately.

(2 of 2)AmenitiesParents use the work out center as a child care area. They let the children play on the racquetball court or exercise equipment even WHILE you are working out. I’ve been running on a treadmill when a little girl tried repeatedly to jump on the back of it. The parent was next to me and just watched. Parents let their children eat and drink in the work out center.There are NO elevators but 3 floors. The walls are thin so we can hear the neighbor’s baby crying. There is a lot of standing water in and around the complex so there are many mosquitoes. People leave trash everywhere.There are potentially two “pros” to this complex: price and location. This is one of the cheaper apartments in the area, and certainly the cheapest in the medical center on the Metrorail. That said, you get what you pay for. The location is very convenient to the Metrorail, and it is a quick ride to the medical center. It is NOT a quick ride to downtown, taking 30-40 minutes, and it is not a convenient walking location as very few businesses are within a 15-minute walk.Everything else about the complex is a “con”. You regularly hear sirens, helicopters, and loud vehicles. Management is unresponsive and dismissive. The complex does not follow their own rules. Maintenance does not come on schedule, often leaves a mess, does not provide notice of entry (which is illegal), and does not have good record keeping. Security is a joke. Think twice before you live here. I am counting down the DAYS until we move out of this dump!

Do not move here. Someone was literally shot and killed in the parking lot. If you feel unsafe and want to move they will not care and you will have to pay out your lease. The worst apartment complex. Management is terrible and constantly changing for a reason. No one wants to live or work there.

I’ve seen a lot of negative reviews about The Lanesborough and wanted to share my experience after living there for 2 years! I honestly never had any major issues and enjoyed my time living there - mainly because of the convenient location and walking distance to the rail. It’s not luxury or high-class by any means, but the apartment amenities are decent for the price and the layout itself is quite spacious even for a 1-bedroom (I had 2 closets, a ton of bathroom counter space, and a storage closet on the balcony). Security is a general concern in this area of the city and will be something to consider for any apartment you rent within the medical center. I’ll admit the gate was broken sometimes and the security guard never questioned anyone, but I never felt unsafe getting home late at night or walking out early in the morning. There were some reported car break-ins and management sent out email alerts after they happened. I personally never saw anything or anyone suspicious (I think safety probably varies based on what side of the complex you live in). Maintenance always completed requests within 1-2 business days and the leasing team was nice. They hosted several events for residents throughout the year and brought different food trucks to the complex. There’s plenty of parking for residents and visitors, valet trash, and a nice big gym with a racquetball court and spin studio. I know everyone’s experience is different, but I do believe this is an affordable option for people who work in the medical center and aren’t looking for anything extremely fancy.

I have been a resident here for about two weeks and I have had nothing but a negative experience.The apartment itself was in unclean conditions when we received the key. The bathtub grout had mold and the kitchen cabinets were dirty and seem to halve mildew. Management will not replace the cork because they believe it is considered a cosmetic damage.Packages are difficult to acquire and staff does not care to assist even though they have the ability to simply look through the lockers for the misplaced items.The front office staff seems to not want to help the residents when we bring up concerns. They seem to always have a negative and unfriendly attitude. There is also always a lack of communication within office management which results in misinformation to the residents.Do yourself a favor and look for other housing options.

Yall. Dont live here. My unit was not cleaned on move in day. There were sauce packets in the drawer, thick layer of dirt on the floor, and smelled like an ashtray. The apt did clean and do air treatment, but the ashtray smell is definitely still there. After getting kicked around to different leasing agents, corporate, customer relations, etc. for a week, finally was able to meet the manager. She basically said we did everything. Its not that bad. Its your fault your sense of smell is intact. THERES ABSOLUTELY NO RECOURSE FOR RESIDENTS.I got an insight in the 3 hours waiting in their leasing office. There were complaints of things not fixed after 5 visits, things not fixed after 2 weeks of work order, work order showing completion without work being done, even discrepancy in rent $ listed in lease vs. quote. They are completely unreachable by phone.Yes the leasing agents are mostly nice, but that does not translate to things getting done. Spend your hard earned money somewhere else.

Let this be a cautionary tale for anyone who wishes to rent in Lanesborough or any Richdale apartments as I have no doubt many people have been caught in this net.I lived in Lanesborough for 30 months and I absolutely loved it: It is near Hermann park, close to the metro rail from which TMC, Museum district and downtown Houston can be accessed, and it’s really nice and serene during the weekends. I had no major problems living here, the issue was moving out. I exhausted my lease, paid my last rent, moved out my belongings, left my apartment relatively the way I found it, and yet owed $3,000 in fees.About two months before your lease ends, the management sends you a list of rent proposals and the longer the lease you sign for, the better the rent. However, if you plan not to renew notify them within 60 days of lease end (most apartments require notification within 30 days), failure to do that gets you caught. They told me I had to pay for about 45 days (charged with the highest rate available) because I failed to notify them as was specified in the contract. Even though I was disconcerted, had no problem with paying, except they don’t specify to you exactly what you owe. You get no bill posted on the payment portal…until you do. While my original rent was about $1100, the increased rent was about $1,300 including an additional $1500 for SUBLETTING (charged for failing to pay in full a bill not posted) even after you turned in the keys and moved out.You call leasing office and they tell you to call corporate office, you call corporate office they tell you to leave a message. Until a cold and callous personnel returns your call and tells you that everything was in the damn contract, and that failure to pay will mean getting reported to credit bureau. I tore my ACL and have been out of work and money is tight, if they want to ruin me—so be it!I really loved living in this place and I won’t discourage anyone that does; however, please do not get caught.

Ive been living here for two years and havent had an issue with or without security. The gate has been broken only a few times since Ive resided here. Mechanical mishaps do happen.My apartment faces the street, and it is quite especially at night. Not a lot of cars parked on the block and not much foot traffic after 10 pm.If you are considering moving here, I would advise you to drive by at night and see for yourself.Maintenance is slow sometimes, but Im one of many other apartments on-site. My issue will be addressed when time allows.The only issue is the rent increase, but Houston doesnt have rent stabilization (rent control). Capitalism is real.

**Update from 5 stars to 1**Evicted during COVID. I did not have work and my friends that could help me were all out of state. Lanesborough didnt care and would not let me out of my lease. They said they could do so if I found a replacement tenant, which I did, and then we were told they backed out after filling out an app. I got ahold of them and they said the apartment told them not to talk to me anymore or answer any questions.I applied for the Texas rent relief as soon as it launched and the last status I had was that they were waiting on the apartment to respond.Long story short, I left in January 2021 because my friends could help me get to WA. I was able to get money to pay rent thru February and trusted texas rent relief to kick in.Long story short, I was evicted after March wasnt paid, and I received a Finding from the county judge that evicted me with a balance owed of $3100 to the apt for 2 months rent (Mar-Apr). I agreed to pay it and called every 2 weeks todo so and was told their system wasnt updating and I couldnt pay it yet. Finally in June they send a letter stating that I owe almost $10,000 because my lease was supposed to go thru July.Ive told them Id pay the amount ordered by the court, but theyve said no, and have now sent me to collections.Ive seen a few recent bad reviews, so I wanted to put in my 2 cents. Ive lived here for more than a year now and was more than happy to renew my lease. Ive lived in a variety of apartments during my adult life and am happiest with this apartment by far.Staff: Yes, the leasing office staff changes out frequently, but from my experience, thats just what happens with leasing offices.Maintenance: Upon move in a year ago, there were a variety of minor issues --things that the previous tenant probably didnt mention and so Lanesborough didnt know to fix.Its not perfect-- its an apartment. Issues do arise, but maintenance generally responds very quickly. My only critique is that the note I enter in my requests doesnt seem to make it to the maintenance crew.Parking: I live near the parking garage, so finding parking has never been an issue for me, but I could see how if you do not live near the garage, finding close parking could be an issue.Security: The apartment has had a few breakins over the last year. Apt provides security systems, but its up to the tenant to either use as just alert or to contract with a security monitoring company. I have not seen the security guard as often in the last month.Trash: My only note in regards to trash is that the city comes by around 9am to pick it up and the trash trucks are very noisy, so if youre a light and late sleeper, you might look for a unit away from areas more affected.Pets: They require owners to register their pets DNA from their poo and will fine anyone who does not pick up and dispose of their dog poo. There are multiple places around the complex with free dog waste bags, so no excuses!

I’ve lived here at Lanesborough for over a year now, and there are a lot of great things to say about the complex. The front office’s professionalism is not one of them.I’ve called in with questions about leasing and maintenance on multiple occasions, and the work has always been done, but it has also always been, for lack of a better word, abrasive. Some employees are very helpful, but others seem to lack the basic communications skills necessary to be working with people as is the basis of their station.In my most recent encounter I phoned in to check whether or not the cleaning service they scheduled would address the mold I found around my air duct (picture included below), but the attendant refused to acknowledge my concerns and made no attempt to put them at ease. Instead, I found myself confronted by an argumentative individual with little to no apparent empathy who seemed almost annoyed by my confusion as they skirted around my questions.I’d say that deescalation training would be a good place to start, but that’s not quite right. Not inciting conflict in the first place is probably more accurate.

I lived here 2.5 years and moved out on Dec 2023:Pros- Safe complex and near by supermarkets, and you can walk easily.- It is located in the ceter of Houston where you can reach all other locations easily.The gym is clean and equipped well, study hall is available with WiFi.- maintenance and management are respondive and cooperated.Cons- its a little bit expensive. 1B/1B was around $1400 monthly.- The apartment is totally carpet! This is an honest review after a little over 2 years of residence since 2019. Please do yourself a favor and consider a different place, especially if you’re a medical resident or trainee looking to be near the hospitals. There are better options out there.The rent prices are high even for the medical center and the quality of cabinets and material don’t shape up, although the layout and closet space of my unit was OK. Crime appears to be high, including robberies and vehicle break-ins. The exit gate was closed for nearly the entire 2 years I’ve stayed to reduce this risk, just opening again summer of 2021. Crime is not something easy for any place to control and management can’t be blamed solely for that, but it’s something to keep aware of.There are many bugs outside and in the mailbox area but that’s also a fact of life. In general this was not a major issue inside my unit.The most frustrating aspect of living here is how difficult it is to get a hold of staff on the phone during normal business hours. This is no understatement that you will not receive an answer most of the time. Many times in the last 2 years I was forced to go to the leasing center in person to get anything done. I would even call the phone while standing outside the leasing center and not get a response, but there are people inside. You would not get a reply back if you left a voicemail to the emergency 24 hour maintenance line if it was after business hours. I never did in my two years. If you don’t get off work/school before 6 PM, you’ll be frustrated. If something needs to be fixed urgently, you have to plan on going in person. When it comes to AC issues and if you are prone to health problems, it’s an even higher risk.One example was in Spring 2021 when I had to get my washer unit water leak fixed, I had to go in person (a full hour before closing) and the new manager gave me her word on the spot that someone would be in that very evening to help fix it, but he actually came in the next day. The unreliability of the staff and lack of documentation of maintenance requests have been common themes to the point where it’s just an expected thing, no matter the time of the day. The management isn’t generally rude but turnover is high. It’s just disorganized and the quality is not what you’re paying for.I cannot rightfully give a fully negative review. There are positives such as the gym, close location to the medical center, and the parking spots are usually available. The price for the space is still better than the East coast.However, if you want to live in the medical center, please steer clear of this complex for your own good. It’s not a luxury apartment despite how it advertises itself. Especially if you have a busy job. There are simply much better places out there for the price. The convenience of the location to the medical center must be weighed against the potential hassles.

I used to live here a year ago. They security is none! My husband was killed there on June 2, 2022. Look it up 7676 shooting..you will see it!! They didnt want to let no one see that comment I made about them right after he got killed..they erased it! Im warning yall dont ever in your life move here. You will totally regret it! They had alot of robberies...car jackings...people break in your apartment. They wasnt telling nobody nothing. Even when my husband died there in the parking lot..they didnt want to release our furniture. Making up all kind of lies! The owner! After we paid the rent..never was late!! Dont ever move here..ever!!! Its horrible!! Go anywhere else but there..please!! Dont say I didnt warn you!!!!

Until today, I believed we had made the right decision moving into The Lanesborough. It is the first week of July and the AC broke. Despite multiple assurances that the maintenance staff would be over, I have not seen anyone from maintenance. It is now well past 24 hours since I reported the problem and tomorrow is a holiday. Looks like we get to spend the Fourth of July in a very hot apartment. This is not what I expected when we moved in and will likely be the determining factor about where we will live after the lease runs out in a few months.I am updating this review from a 2 star to a 5 star. I am not sure if there has been a change in management or they are preparing to sell the property, but the general maintenance and upkeep of the building has greatly improved. The Office called just to check in and I mentioned the door handle that had never been replaced, as promise 11 months ago. within a coupe of hours the repairman showed up and replaced the door handle and returned to repaint the door. I believe in being fair and I believe the management is listening and taking care of our homes. Thank you!

There are pros and cons of living at this place:Pros: cheap (only for the first year as they give massive discounts to get you to move in), small but decent gym, pools are all right, close to metro train station that allows easy commute into the medical centerCons: security is by far the biggest problem. Gate is always open (they tried to fix it a few times but now they’ve given up), which allows strangers to come in. Someone recently has been knocking on all the doors and talking to residents about water and trying to get their personal info. There was previously no guard at the front gate but now they’ve hired someone to sit/stand there every night, but he just waves people in without checking to see if they’re residents. He’s probably there just so the management can say they have “good security” because they’ve given up on the gateOther cons: management is hard to get ahold of during business hours. maintenance is slow but has improved in speed. Rain water collects in a lot of the areas around the buildings. Bugs are a big problem on the first floors.Would I live here? Only because of the convenience to the med center and only with roommates. I would NOT live here alone as it’s really not that safe. And I hope that this review prompts the management to get the gate fixed

I chose here! The location is good because it is nearby TMC where I am working. The environment seems great. But it is worst apartment! The staff was nice before you move in. They became unbelievable unfriendly when you try to ask them for help. And It is not safe! So many break in happened here and we feel afraid everyday. My friend s apartment was break-in, the leasing office never apology and told them you can choose move out anytime if you are not satisfied. And sometimes you may charged unreasonably. And there are many different kinds of bugs in these apartments. I found fleas in my apartment in the first week after I moved in. Then I found the last renter adopt a cat in this apartment! It is meaning they did not clean up the apartment before the new renter move in! It is real a terrible place!

The only thing good about it is the maintenance team and location. The front office is incompetent and not customer service oriented. The grounds are filthy and the landscaping is dead. The sprinkler system cost me $400 to compound my car due to hard water from heads that spray into the parking lot due to poor maintenance. This past year we lived here, someone was shot, there wad an armed robbery in the parking garage, the car gate is broken and open one week out of every month, the security guard they use while the gate is broken is worthless, sleeping in guard house more than he is awake! Think long and hard before leasing here. And look very close at everything while you are touring.And FYI, i rarely leave bad reviews and I post many.

Erin was the most helpful leasing office assistant manager I have worked with during my time at the Lanesborough. If you end up signing here, ask for her. She is professional, knowledgeable, kind, and cares about her job which is different from previous experiences Ive had in the past. I had a few hiccups along the way and she always was willing to help me figure out what steps I needed to take. Highly recommend working with her when signing at the apartment!As far as my stay, I enjoyed the location. I was a student so it was very easy to get to school via walking or metro. Quick drive to Rice Village and River Oaks. The apartment itself and residents were quiet.

I’ve been a resident for 2 yearsInitially we were happy with our stayBut for the past year or so the service has been getting worse and worseMany times the complex gate is left open for few days before it gets fixedI had my car stolen from the parking garage of the complex and 3 weeks later they tell me we are not able to find the car on the footage because it might be out of range of the camera and the gate camera might have been broken and if I need to review the footage myself I have to call the police to ask for it but they’ve nothing else to offer.Not to mention that it’s not easy to reach to someone by phone whether in the office or the corporateI’m not even able to file a complaint so I’ll just post a review.The rent is relatively expensive and yet you don’t get the expected service for what you’re paying. Unfortunately I’m stuck for sometime for my contract but I’ll leave as soon as I can and I don’t recommend this place.

Hi,I have stayed here over 3 years now and I like this apartment complex. It is close to my medical center, Smithland metro station, NRG stadium, groceries stores and has a well maintained gym, swimming pool and landscape. Also, it is 5-10 mins drive from 610, Meyer land plaza and Costco.The management has been very efficient. I have known Ana, the manager for many years now and she is really good. She has work hard for the maintaining the complex and continues to do so. The maintenance staff are really helpful and prompt. My maintenance issues have been resolved within 2- 5 days.Heard a lot about safety concerns before and after coming to the apartments. However, there have been similar issues for other nearby apartments and complexes too. I can definitely say that the management has worked diligently to assure safety. They have installed safety system at multiples places and with constant patrolling of the the security. I have recommended the apartments to my friends and will do so for the readers too. Thank you.

The security here is an absolute joke.I enjoy my apartment. They are generally very good about keeping the place clean and they respond to work orders fast.However, if you want to live in constant fear of your apartment being broken into, or your car being vandalized, or your chained up bicycle being stolen - this is the perfect place for you.Gates have been left wide open for weeks at a time with no security guards. Our neighborhood has been victim to an increase of break-ins since Christmas of 2017. My own car was vandalized (the same night TWO OTHER CARS were broken into) and when I called resident relations to see what responsibility Lanesborough would take on behalf of their lack of security, I was dismissed and not taken seriously.They claim there are cameras throughout the apartment grounds. I have been here 8 months and have yet to find one.This complex has been targeted since the holiday season because criminals know that our security is a joke. When I first moved in we had no issues. Once packages for Christmas started rolling in, peoples mail had been stolen and the crime ramped up to peoples apartments being broken into.I cannot stress enough that this is not a safe neighborhood, and I can assure you that this complex has not and does not plan on taking any steps to rectify this massive problem.Happy apartment hunting.

Tried renting an apartment here but the leasing agent was very unresponsive even after multiple follow ups. They also would not tell me which apartments were available within my desired move in dates after multiple emails so I called to find the ones actually within my time frame and finally got an answer. When I emailed again to confirm the details of the apartment I would lease in writing, they didnt respond to this either making everything very frustrating. I simply wanted to ensure the information I wrote down was correct and to find out when the unit would be listed on the website for me to apply but I guess I was asking for too much. Its a very nice building, but its very strange how a leasing office is uninteresting in leasing

The electric gate of the entire apartments sounds EXTREMELY screaming, sharp loud, weird and collapsed especially at midnight and morning, EVERY TIME when a car is leaving. Unfortunately, I am living near it, and it destroy my sleep during the night and my rest at daytime. All my rooms can hear the noise clearly. I believe it affects a lots people who living near. Maintenance has been requested by me for a entire week, but still in process, and nobody in leasing office knows the time frame when it can be fixed, which seems completely due to the vendor. I hope it won’t cost another week and even months? No one promise. Is there any improvement can be done before the vendor?

I’ve lived in Richdale properties for the past six years. Every other property I’ve lived in and visited are fantastic and I would definitely recommend looking into their OTHER communities (both in houston and dallas). They have the same floor plans, just in a different area. Again, 10/10 recommend you check those out.Lanesborough is an absolute no. I’ve lived in the community for one year and I have been pretty miserable with all of the time I’ve spent here. The Managment is the worst I’ve ever experienced. There is no organization in the “office”. Your maintenance requests will go untouched. The pest control is non-existent. You will only be able to reach them by phone 1/100 times you call. If you get an answer, you are extremely lucky. They make no effort to welcome you to the community. In fact, when I arrived from Dallas with my movers (completing a transfer from the Saxony property), the leasing agent informed me that they moved another new resident into my unit because the other resident requested to move to another unit. I was in complete shock. They moved me into an unfinished unit that was in a wreck. To this day, they have no completed the majority of work I’ve requested. I never even received the decency of a tour of the property.I’ve come to terms that nothing will ever be addressed. I gave it a year to see if there would be any positive change. Please do you due diligence and reconsider if the flexibility and freedom to do so.

I would highly recommend staying here. The apartments are super nice and also the gym is awesome. Cute and simple. They also have yoga and spinning classes, I’ve gone to the spinning and it’s my favorite. If you’re thinking about it, do it! Sign your lease. This is the worst apartment community I have ever lived at. Aside from the security issues (multiple neighbors of mine were robbed while I lived here and there were several armed robberies), management was horrible. My air conditioning did not work well for the majority of the time I lived here, and every time I complained to the leasing office, they told me to call corporate. Corporate never returned a single voicemail I left out of the scores of voicemails I left them over three years. When I left the apartment in order to flee the astronomical energy bills I was receiving despite my air conditioning not working, they would not take responsibility and pay any portion of my energy bills. The leasing office would always tell me that either they or corporate would call me back, but that never occurred. For the last few weeks I lived at the lanesborough my washing machine was broken and there was a leak in my wall that caused water to flow into my apartment when it rained, right next to an outlet. Neither issue was fixed before I left. Do not live at this apartment-- it may seem cheap and convenient because of its rail location but it is simply not worth it.

I have no way to send notice to all the residents here. Hopefully people who live here can read this.I witnessed a guy stealing bikes during his action. He also walked around apartments buildings to search for packages and might also for chances to break into apartments (as I saw him stopped at one door, and I know the person in that apartment, so I asked do you live here, he said none of your business).Moms with kids please stay safe!! We saw reviews about break-in before we move in, but thought it might just not frequently. Within one month after moving in, received 2 emails from the leasing office about theft. Today when I was trying to scare the theft away, calling the leasing office, no one answering the phone, during business hour, at 3:00 pm!!! Other people heard me, also called, same thing, no one answer!Please keep us safe, the Lanesborough apartment! This is so scary! I can not imagine those little cute kids I saw everyday are potentially exposed to this kind of danger! You guys are doing great job maintaining the property, we appreciate that.

I had an appointment Today at 4:15PM (with email and txt confirmation), all looked ok, drove for 35 miles to the Lanesborough and showed up on time until the Mexican-American lady (black hair) at the front desk said, oh someone is moving in today, sorry I have to cancel your appointment since I don’t want to rush things. Affordable apartments, good location near TMC, thats about it...Lived here for 4 years (if logistics had worked out, wouldve moved out MUCH sooner). There are some aforementioned benefits to this complex, but be forewarned that the management turns over frequently and their incompetence was beyond exasperating.At one point, the leasing office messed up our lease renewal and, after correcting it, then proceeded to lose our lease THREE TIMES. Eventually, it turned out our original lease was literally sitting on a desk in the back of the office! You cant make this stuff up. To make matters worse - they charged us a bunch of late fees on the online portal that they werent able to correct. We had to ask family to drive in from out of town MULTIPLE times just to deliver a check for rent since we couldnt pay online and Lanesborough wouldnt grant us an extension.When we moved out, I wrote our new mailing address on the move out form, yet the leasing office never communicated this to corporate and they mailed our security deposit back to our old Lanesborough address. Had to go back and forth with corporate office several times to get a new check. We moved out end of May and finally received our deposit in December, about half a year later...Last thing to mention - this place wasnt that safe while we lived here. Countless robberies and break-ins. Despite Lanesborough advertising security measures, there were long stretches where no guards were around and/or the front gates were broken and just open to anyone to walk in.

I recently had my bathtub resurfaced because I have lived here for 5 years. I was told I would not be able to use shower for 24 hours, so I chose a weekend I would be out of town. The job was done on a Friday, and I came home Sunday to my entire bathroom still wrapped in plastic. Everything was completely covered with trash everywhere. So I had to completely clean everything up on a Sunday night. I had company with me so it was really embarrassing. Unfortunately this isn’t the first time it’s happened to me, as the exact same happened to me when my countertops were replaced. I would expect more respect for a long term tenant like myself.In addition there are TONS of bugs, even after I was assured they sprayed multiple times. Overall you can do much better than this apartment, even if it’s a little pricier.

We came back to a faulty lock, in which neither of our keys would work to open our apartment door. After calling EMERGENCY MAINTENANCE (which claims to be 24/7 on demand), we have been sitting outside our apartment for 90 minutes now with no sign anyone is coming any time soon, and the leasing office has done nothing to help despite us calling 4 times and it now being WORKING office hours. The point of an emergency maintenance request is that it is urgent and we CAN’T wait for hours on end. This is absolutely unacceptable. Save your time and don’t bother living here.

I only lived at the Lanesborough for 3 months doing a lease takeover, but I had more problems in those three months than in a year at my old apartment. First, the staff are not good at answering the phone or returning calls so it took them two weeks to process my lease takeover. The corporate office was just as bad at responding. A month into living there, my car got hit in the parking lot without a note left, and the Lanesborough never pulled the camera footage despite me asking multiple times. I am skeptical if they even have real cameras, which isnt surprising considering all the thefts at the complex. The staff DOES NOT CARE about its residents, and I would not recommend this complex to anyone! I felt extremely insecure living there as there was no guard posted.

I currently live here at the Lanesborough Apartment in Houston, Texas, but will not be renewing my lease. For those who are reading this review, PLEASE STAY AWAY from The Lanesborough (Richdale) Apartments. The staff here in Houston, Texas are great, but they are very limited to taking care of major issues. My first day moving here was so chaotic and since that day, I have had multiple problems within my apartment. Last, I wrote a checked for my rent and dated it incorrectly and the payment did not post to my account until that date I wrote the checked which made my payment late. The corporate office charge me a 10% late fee (approx $145) and would not waive it. I was outraged and felt like I have been scammed. The office staff and I explained to them (corporate) that it was a mistake and they would not waived/fixed the mistake. Although, I have not stayed here very long, I have never been late on a payment. Again, you do not want to come here. Please take you hard earning money somewhere else to live.......

I enjoyed living at The Lanesborough and it saved me so much time because within minutes I could walk to the lightrail train to get to work. Unbeatable location for proximity to the Texas Medical Center. The maintenance team is excellent and I have to give a shout out to my favorite maintenance man, Alfredo, because he was always so helpful and kind throughout my many years living here. Richdale is fortunate to have a dedicated, compassionate employee like Alfredo. The onsite manager, Ana, always handled any concerns that I had very graciously and she was a delight to work with. Thank you, Lanesborough, for many great memories and I will always cherish the time I called Lanesborough home.

If you want to open your mail box after a couple of months of leasing then lease at Lanes Borough apartments. After sending over 5 emails and communicating it directly to the manager it will not get fixed. Terrible management. The shower paint comes off, dryer wouldn’t work, refrigerator wouldn’t have the water dispenser. The light fixtures and fan wouldn’t be there in the living room. It would take ages for them to fix it.

Ive lived in several apartments around Houston, but this is by far my favorite. The management and staff led by Amanda is absolutely superb. They have a nice system in there and are ALWAYS courteous and nice when we go in there. I understand that no apartment complex is going to be perfect and youll run into speed bumps along the way, but I feel like Lanesborough really does a good job making sure their tenants are happy and taken care of. I had some issues, but it seems like every issue I had, they were right there to fix it. Im not sure what all of these old 2009 reviews are talking about, but I would not listen to them. The complex offers indoor basketball, racquetball, sauna, gym, garages AND every now and then they throw holiday parties for the entire complex. Ive had nothing but fun living here and will continue to be a proud tenant in 1325! I just resigned my lease because this place is so great!

The location is very convenient to the train, particularly if you need access to TMC, and the condition of the apartment is fair. That is where the pros end. If you choose to live here, be prepared for extremely poor, essentially incompetent management. Our water boiler leaked and we will be without hot water for 3 days. We have busy jobs and a young infant. This means we cannot do laundry, run the dishwasher, shower, or bathe our child in our home. I find this unacceptable. The staff and corporate relations were unapologetic. They threaten you for lease violation if you dont bring your trash can in, but cannot deliver on the provision of an essential service. Another tenant went more than 14 days without a working washer. In short, do not rent here.

I have rented at many communities, and I must say that I am thoroughly impressed with the home that I have found here at Lanesborough. At first I moved here because the other two communities had horrible insect problems and the staff was never the same; it was always a new face and a new policy. Here, the staff and manager greet me every day by name. As a student, I can avoid the $85 monthly parking fees at campus garages because I can walk from my apartment to the Metro Rail Stop in two minutes. Also, I receive a discount to use the rail from the regular $1.25 rate to the student rate of $0.65 per trip. Best of all is the maintenance service. I have lived at this community for 2 years now and I am still amazed with the quick response time for any repair.

We pay for a high tech aka modern appliance apartment which is one of the most expensive they have available. Our washing machine has been broken for over 3 weeks now. I ask myself, where to start? I would not stay nor recommend someone staying here after what I’ve experienced here. Mold upon mold, I had mold growing in all of my ventilation from inside to outside of the vents, if I could upload the pictures I would. Also had mold growing on my doors! I called the office and they sent a company out to clean. Upon watching my security cameras, the worker used a mop handle and towel and shoved the towel down the ventilation. He left a mess below each vent on the floors, on top of the cabinets, and on top of of the oven. I cleaned their mess up and called the office, they sent another company out the next day who did a fantastic job. I say all this because I have asthma and during February 2020 I had COVID on top of the Flu at the same time. I continued having breathing problems for months. I know it was more related to the virus, but being quarantined for two months in this apartment with mold probably didn’t help my breathing.My microwave went out and I called the front office, by the end of the day they had gotten one from an unused unit. Turn around time was great. Then a few days later it goes out. I had to wait almost 2 weeks before a new microwave was installed. Being in the medical field turn around time is fast, waiting on the oven to heat something up before long hours makes things way more difficult.Security and safety are a concern here at The Lanesborough. The gates are left open all the time with no security. Well let me take that back I’ve see them on the very rare occasions. This allowed a young male to always come in the gym. He would walk up to females and say something to them which made them feel uncomfortable. My classmate (resident) and I would call the front office to report him since he was not a resident and was bothering current residents. Which they would come over and handle the situation. After those incidents there was a security guard and the gates were closed which prevented him from coming back in. Well after the gates stayed open and of course no security guard,the young man was in there everyday for a week. I called the front office and she came over to get the man to leave, which he wouldn’t. There is now a piece of paper asking residents not to let anyone in that isn’t a resident and if so call the police. And now we have people vandalizing cars. A Mercedes SUV, had there side mirrors ripped off and stolen.Now on to the newest and most disgusting part, the part that broke this camels back. This is literally a roach motel. Back in middle of February I would get up and go to the kitchen late at night and would see roaches running around. Granted only thing on my counters are sweet potatoes and tomatoes, so I start putting them in ziplock bags. This did not stop them, so every night I was wiping the counters down with bleach, didn’t slow them down either. Shortly there after I was woken up to a roach on my arm, that was the last straw. I called the office and reported the issue they sent a company out to spray, in which they did say it would get worse before it got better, they were not lying. I was patient about it, but now they are back in full force again.Erin has been great to work with, very responsive. Only plus, is the convenience to the Medical Center.

The worst apartment complex Ive ever had to deal with.Staff keep on changing, theyre unreliable and give you false information or no information at all. They keep on making you wait because theyre not knowledgeable or I dont know what other reasons could there be.. I got a discount notice for renewal last year from property manager, when that person no longer worked there, apparently his discount notice didnt matter either. Respectable companies would never make clients pay for their own mistakes!!! Staff took 3 months to send me a renewal lease and because of that I had problems paying via portal and had to pay either via phone (for fee) or go to Krogers or other stores and pay via some sort of bill payment system (also for fee), and that was only settled after I had to take off work and many phone calls, so they can give me some solution. The reason for the delay, apparently, was because it took them 5+ months to confirm my dog no longer lived with me in the apartment... Have I not ran out of time to find a new place, I would have NOT renewed here.Latest issue Im having with them, is being totally ignored for account concerns. I made an online payment using a new bank account, I received a Payment Confirmation which should confirm the payment, obviously. Only to get a call 1 week later telling me the payment was not processed. Apparently I entered account# incorrectly. Then why did I get a payment confirmation??? What kinda system is being used here? Does it even have a purpose? The company should definitely invest in a system that works if they want people to use online portals for payments. Ive never experienced such issue in my life.. Now, I have bunch of fees that Im trying to get removed, but leasing office apparently has nothing to do with it, so Im contacting corporate who promised to waive these fees, however, Ive been totally ignored since May 7th! Ive followed up many times, still nothing! I do not know how much patience I have in me.

I lived here for three years. I lived here because I am a very tolerant person. I rarely request maintenance because I felt like there were certain things I could do on my own. I was never late for rent. I never bothered anyone, but it was one saturday afternoon. My door got jammed inside my lock and I was unable to open it. I had a key and even tried to unlock that door. Though, the door was unlocked I could not get into my apartment. I called the leasing off because I was locked out at 3:30 PM. They told me that I had to wait until 7 PM until someone could come help me. My car keys, laptop, and all of my possessions are in my apartment and I have no where else to go. They asked me to wait 4 hours outside! I asked her if I could stay at the leasing office and they said they close at 4 PM.Not only that, my neighbors have been robbed. The gate is constantly broken. My tolerance was being held up by the fact that it was relatively cheap place to live for a medical student with massive loans. This broke me. I am writing this to you to tell you that management has changed 3 times and people have left because no one is competent. Im moving out. They called me and offered me my apartment at $150 extra per month for the next year citing rise in demand. When I signed my intent to move out, they said they could offer it to me for my current rent. DO NOT UNDER ANY CIRCUMSTANCES LIVE HERE.

My truck was STOLEN from this complex. The gates break down all the time. The pools have been out of service with no time frame for repair during summer. The apartments are old, the staff is unfriendly, and they LOVE to jack up the rent year over year and force you to pay increasingly higher amenity fees on top of your rent! Lots of robberies in 2017 and 2018 (for awhile, it felt like it was every couple weeks) from both apartments and cars. The appliances are old, and one time I had to have the refrigerator fixed every month for like 4-5 moths in a row. Ive had an ant infestation in my apartment (literally had like a thousand ants in my bathtub!) and it took them over a week to take care of it.The few things going for is that it was not flooded in Harvey (came close), and it is near the med center.

They never painted the apartment, made promise of changing our mirrors in bathroom (never did). Pest control is the worst, and slow response to issues like mice problems since the build their cabinets badly. Second mice infection in 3 months and this has cost me part of my kitchenware and other personal belongings. They have a lot of problems with the gates 90% of the time and its really bothering. This place is a mess for the price. Oh and I had mold on my bathroom for over a month before they finally “fixed”. I had to fix my bathroom doors by myself more than 4 times because they never came in to deal with it. I could keep going but just giving the idea of how bad they are.

When I was living in this apartment everything was good then in the kitchen the dishwasher started flooding and they never could figure out why. We had bed bugs and the company blamed it on me. We had termites that chewed up the kitchen and a lot of cockroaches that would come in. One of the workers told me that the bug people would just spray water and they had to get new bug exterminators. I’m also allergic to bees and there was a bee nest outside my apartment and it took them 3 weeks for them to fix it and I kept having to go up there all day. Both washer and dryer broke within the first month of leasing. Its been 10 days since I last had a working washer, and the leasing office has provided no help or assistance vis a vis having to take time out of our busy days to go to a laundromat despite paying for said amenity on our lease. The worst mistake Ive ever made. If I could give 0 stars I would.I have lived at this complex for four years in two separate apartments. The complex is extremely convenient to the med center and the rail, but not worth it. It is over priced and run-down. The condition of the complex borders on uninhabitable. The roof has leaked multiple times in heavy rain and is never adequately repaired. There is also mold growing in the sites where the leaks happened that has never been addressed.However, the most significant issue is the terrible people at the corporate office. The office is out of state and they will try to extort money from you whenever they can. They often mistakenly figure the rent and they will not acknowledge their errors. I have actually had my attorney investigate pursuing legal action against Richdale, however their corporate structure is constructed in such a way that it would be very difficult.In short, do not rent here. It was a mistake I made that I wouldnt want anyone else to experience.

Ive lived at the Lanesborough for almost four years during graduate school, and have found it an excellent place to live. Proximity to the med center and rail are great- you cant beat living closer to school than the parking lots! The community is safe and friendly, and the common outdoor spaces are well maintained. I have always found the office staff to be courteous and helpful and the few times Ive needed maintenance, repairs were made quickly and thoroughly. If you are in need of a great place to live in the med center, The Lanesborough is definitely worth a look!

TERRIBLE SERVICE! I scheduled an appointment for an in-person visit, arrived on time, but saw leasing office closed bcuz the staff was taking someone else on a tour. I waited for 45-60 MIN OUTSIDE of the leasing office, STANDING the whole time in WIND. Not just me, a bunch of ppl are waiting. The staff came back, and decided to ask us questions regarding personal information, living and price preference, etc TOGETHER. I personally do NOT like my personal information to be shared. WHATS MORE, I was DENIED access into their community because my ID was institution-issued, not government-issued (I am a foreigner and did not carry my passport that day). They NEVER said they need government-issued ID on the appointment confirmation or their website. I went to visit so many apartments and this NEVER happened to me!!

The building is ok, the location is good, but the customer service is very bad. The people in the managers office, if you are unhappy, are very unprofessional.Maintenance is non-existent on the weekends. If its something time-sensitive, they will not get to it fast. According to their policies, when the air conditioning goes out during the day, it is an emergency which is supposed to be taken care of the same day. I lived here 4 years. The A/C went off 2-3 times and each times, it was not fixed until a week later. In Houston heat, this makes living in Lanesborough very uncomfortable. They did not even offer to put me up in a hotel room despite their maintenance being inefficient (overworked by the multiple locations they have in the city). Another thing, they kept promising to fix a high ceiling smoke alarm for 4 days (something we could not reach on our own), but never did (I am still waiting after 4 days). Its pretty tough to sleep with constant high-pitched beeping :(Also, I think this complex is over priced. $1300 for a one bedroom is ridiculous for what you get here. They like to raise the prices a lot every year, especially for new tenants.Also, the gates are always breaking (it feels like at least once every month). They eventually fix them but it always breaks again. Luckily, they do have a guard that walks around which hopefully deters crime.

If you become victims, you will regret your decision. I wonder if thefts invade into rooms many times in spite of security stuffs patrol indicates the possibility of inside job. Leasing office staff is also great! My only significant complaint is that having a pedestrian gate closer to my building would be amazing, but no place is perfect.

This is one of the better options living near the medical center. The location is unbeatable. I walk to the TMC most days, and if Im lazy, the rail is just across the street. Management is very helpful and maintenance typically responds quickly and always follows up to see if the problem is resolved. Amenities are great too! One of the best apartment gyms Ive seen, and the hot tub and two pools are awesome.

The apartment account service specialist D B recently bring a huge problem to us. D B blocked online payment method in our account without any notice or warning, which compels us to pay the rent by WIPS system, that means we need to walk to a grocery store for payment every month. POOR SECURITY, FALSE CLAIMS OF 24 hr MAINTENANCE & INCOMPETENT, RUDE STAFF AT MANAGEMENT OFFICEWe recently had a burglary and theft at our apt on the second floor at Lanesborough in broad daylight with our apt in clear sight of so many other apts and just stones throw distance from the security personnel post at the entry gate.The 24 hour maintenance which they claim does NOT exist even for such emergencies. Our front door and locks were not secured until the next day putting us in grave danger following a crime. Also the security personnel are never to be found and did not show up for hours after our reporting of a crime in their apt complex. Dont expect much help from management office either as they never return your phone calls, are rude and argumentative. There is only a voice mail service you can use even for EMERGENCY issues after which you are left wondering when someone will respond which usually takes like 24 hours. There also seems no accountability on part of management to provide any security despite many break-ins in the past few months.

She stated that she would call me back( that day) regarding a 2 bedroom apartment. She never did!!! I called back many times no response; just got their voice mail. I got called back by another complex which were more professional and accepted an apartment from them. Called Lanesborough to inform them and withdrawal my application. Missy stated that she had found an apartment. I asked why wasnt I contacted? She had no good explanation. She then told me that the partial deposite ($145) that was part of application would not be returned to me because I cancel the application; otherwise it would have been refunded. I asked her how is it my fault that she failed to contact me about an apartment opening? She hung up on me. This is a very unprofessional staff and complex. I would recommended you read the reviews on this place first ( which are bad) and spend your money somewhere else. There are more professional location in the area. This is without a doubt the worst experience I have had with a apartment complex. So much so that I wrote a review.

Definitely the worst renting experience. First of all, maintenance staff didnt care about my personal belongings in my apartment and they were even reluctant to take their shoes off after entering. Secondly, there was no management AT ALL. There has been doggy poop all around and just last month a new resident moves in with a dog barking all day. If you are a irresponsible owner with some untamable dogs, this apartment is likely to be a great match. However, if you want an apartment that you can just take a nap, sorry dogs barking. Safety wise, the leasing office had downsized on-site security to zero while side door is broken 90% of the time. Even so, the apartment believes they offer better service and dares to increase rents. Sign a lease with them if you want to experience yourself!!

I lived here from 06/16/2018. I lived here for one and a half years. I enjoyed this community. It is convenient for take Metro Rail or bus. And it is easy for shopping in Kroger, Target, Fiesta groceries. It is very near to the TMC center, such as MD. Anderson Cancer Center, Baylor Medical School, Texas Children Hospital and so on. It only takes 20 minutes by foot.The gym in Lanesborough is very good and clean. And the swimming pool is very good. I like to practice.And the manager is very very nice. When I first came to the leasing office, it was summer. You know that it is very hot in Houston. I have two big luggages in Hotel. What surprised me is that the manager drived me to the hotel and help me pick up my luggages. She is a very kind manager.I enjoyed this community.

The rudest management I have ever seen. They charge you for stuff without even informing you in advance. They do not even listen to your explanation. I found bedbugs as soon as I moved in and I informed the leasing office. They got a contractor to come and do the heat treatment. Next month I saw an entry on my rental account statement for $2000. They claimed that I brought the bugs with me when I moved in so I was responsible for the charges. But they did not even inform me before getting this done. I could have got it done somewhere else cheaper.$2000 for bed bugs removal…..insane.When I moved out they did not refund my deposit amount. We recently did an in house transfer and they kept moving our dates without any proper communication. Finally they came back and told us that they cannot move us into apartment we choose and moved to a different apartment building across. Now the whole nightmare begins. We were told to pay prorated prices and since their system always updates late we were charged late fees for no reason and we went back to leasing office to resolve the issue and they always came back saying .. oh don’t worry and it is going get resolved but it never did. Our gate has been broken for 3 weeks, because of this anyone can get in and my friend got his truck stolen. Fridge and dishwasher had to be replaced because they gave out as well. Service is the worst. Maintenance take ages!!!. Entrance gates are broken weekly without maintenance so you cant get in and out because there is no pedestrian gate!!

This place is beyond laughable in every aspect! My advice to ALL is anywhere but here. These people from top to bottom have not a single clue what the word management means. It will be a waste of your money to lease from this over price place...in this case you will not get close to what you are paying for...not even half. Stay away!
