Tehya was incredibly informative and helpful during my visit to view a new apartment. She demonstrated excellent knowledge about the apartments and showed great attentiveness to both customers and tenants. Although my current circumstances mean I wont be moving for another two months, I am excited to move into these beautiful apartments when the time comes.
My apartment was so nice I just love it here. Tehya has been so helpful and supportive thru the process. I just moved here from Chicago so she been referring me to the best nails shops the best restaurants. I love living here. Everything is so convenient and I’m at that coffee bar every single morning before class.
If you’re looking for a peaceful place, this is not it. Unit 349 is a nightmare. They play loud music constantly, the noise is so bad that the floor shakes from the music. Kids are screaming, and adults are partying and singing until 1 AM or later. One time, they were yelling and partying on the balcony until 5 AM!I’ve reported this to management at least five times but they’ve been unable to resolve the issue.Save yourself the stress and stay somewhere else.
Tehya is great. Super friendly and helpful. She goes above and beyond to take care of residents. Juan is the best, he and his team get maintenance requests done so quickly.
Tehya was so friendly and welcoming. She answered all of my questions with ease. Unfortunately due to circumstances beyond my control I am unable to move at this time. But when I’m ready in 3 months, this place will be at the top of my list.
Moved in about two months ago and Tehya had been amazing with her customer service and being able to answer any questions I have in a very timely fashion. She is exceptional at her job.

The worst type of management Ive ever come across while applying for an apartment. Since we were moving from a different state, we did the normal application online, and even paid the non refundable 500 USD reservation fees that were mandatory in order to reserve the apartment. When the move-in date came, we were at the apartment with our luggage, only then they had the time to notify us that they cancelled the apartment without informing us that it would be cancelled if we didnt sign the lease agreement a week before we move in. What is the point of taking 500 USD as reservation fees, if youre going to cancel the reservation before we even arrive at the property. We were not even shown the property virtually, all they had was a pre recorded video. After all this, they had the audacity to call us again and ask if we were interested in other units. Scamming people of their reservation fees is not a business. You are obliged to inform us beforehand via any communication channel if our reservation would get cancelled, once we pay a hefty amount of reservation fees.Update: I got my reservation fees back today. It took them roughly more than 3 months to send it back. But Im increasing my rating to 3 just because they sent us the fees back. NOTE: The reservation fees are refundable only if they are not able to keep the apartment reserved for us before we move in. Thanks.
The Meritage is by far the WORST apartment I have ever lived in.3 Good reasons for you to not choose that place.Elevators never workingMajor floodingGarage gates-The elevators never worked and when it did it was extremely slow (avg wait time 5-7 min) so get used to taking the stairs.-Flooding is a HUGE issue. Every time it starts to rain you have to worry about your car flooding/being stranded in the apartment since the surrounding streets flood. The garage will flood very easily.-The garage gates always get stuck halfway and then you have to reverse and find another way in.-Printers and computers are hardly ever working. And on the off chance the printer is working, its always out of ink or paper.-The large pool area is hardly ever full yet you are only allowed to bring in TWO other guests that are not on the lease. It is ridiculous. Oh and dont bother trying to use their grill. They seem to be operating under a Bring Your Own Propane policy.-Management is rude beyond belief. They are super friendly and accommodating up until right after you sign the lease. After you sign the lease, they ignore all your needs. So before you sign the lease think twice, know that whatever problems you have you will have to solve yourself. Be careful when you leave about getting charged for unnecessary things. They expect you to leave the apartment in an even better condition than it was when you moved in.
There are multiple discrepancies between their website and what the people in the leasing office say. Avoid wasting your time.Booked a tour appointment on their website. Their email stated the time in Pacific time. I emailed them about this and they did not (and still have not) responded.Went to the office and showed them the confirmation email for the appointment. They were unaware of it.They asked what I was looking for. She said they didn’t have that available until late September. However their website, even a couple of days later, has a handful of availability. I hope the leasing agent wasn’t profiling.
Update --- Beware of your packages, they building as a No level of security and is always accessible and ppl know this. Everyother resident door now has Ring cameras on them.Finding someone on the leasing office during office hours is Major Gamble. Same for elevators be in working safe conditions. The maintenance staff is Amazing at this property.
I had a wonderful experience touring with Tehya! She’s very personable and professional and knows her residents very well. She knew residents by full name and they all had such great things to say about her and the property. I’m so excited to move here!

Problematic elevators, cockroaches were spotted inside the newly rented apartments.Very bad smell across the hallways and elevators... Really Foul smell.Parking very unorganized... Instead of keeping paid parking on one side and unpaid/free parking on other side. Continuous struggle to find good parking spot.Worst place to be when Houston floods... This place gets cut off in a day.Only good thing here is a beautiful pool for summer time.
The Meritage is in a great location. And, the new management is amazing! Not only are they friendly--particularly the leasing consultant LyTavia--but they get things done! They have replaced broken devices and appliances in the common spaces and in my own room! Ive been here 2 years and the old management fixed NOTHING. Im glad we have good management now!
I viewed an apartment a few weeks ago with Tehya. She was very pl peasant and very kink. She was very knowledgeable.
Update!Ok so this complex is under new management and they want to clean house make the place look clean and nice but there’s bigger issues than making this place look “pretty.” Fix the elevators for one! One of the elevators was partially flooded and not working and it stopped working when they wanted to power wash the garages when it was pouring rain! Threatened to tow vehicles if they weren’t moved with the least amount of notice. Ridiculous! They cleaned hallways all for them to be dirty since they have contractors coming in and out of the elevators leaving a mess. It feels like they have done everything backwards. This morning at 8am on 1/29 there were men spraying Clorox all over the building and balcony. Did the management send an email about this? I can’t imagine how many plants on these balconies will die because of this. No notice at all! I’m disappointed with the new management team and how they’re handling the transition on taking over an apartment complex that has been a home to many of us for years.Just an FYI to the management. Before you threaten your renters, make sure your elevators are up to date with the city regulations. It been expired since 2023 and I have pictures.Another hard freeze and the same apartment’s pipes burst for the second time. Last year the pipes busted and this year too. You would think management would check on their vacant apartments and turn on the heater and let the water drip just like they tell us to do in the emails. What’s upsetting is how I go to the leasing office to let them know that my neighbor’s apartment is flooded and the lady at the front desk didn’t seem to care. All she had to say was “I know” and goes back to looking at her computer and to clicking her mouse. Like excuse me I live next door and my stuff can potentially be at risk! Fire alarms went off and everyone has evacuated and you have nothing else to say?! These are our HOMES lady! Every apartment 1-3 from under that ONE apartment has now been affected AGAIN. That lady at the leasing office needs better manners.I will say the maintenance guys work so hard and are very attentive! The hardest workers in this entire complex for sure.
I toured with Tehya and really enjoyed theexperience. The complex is very nice and well maintained. I applied for my desired floor plan and a unit was reserved for me. In my experience, apartment applications do not take more than 1 or 2 days to be approved so I contacted Tehya and asked for an update on the status of my application. She told me she would get back to me once she had an update. I waited over a month and have not heard anything. I have emailed, called, and texted and have received no communication in return. Today I checked the complexs website and saw that the unit that was previously reserved for me was relisted as available for rent. If there was something wrong with my application, if I needed to submit more documentation, or even if my application was not approved for whatever reason, I would have preferred to have that communicated to me. To be ghosted is both rude and unprofessional.
Latavia did a great job giving my partner and I a tour of the facility. She was very detailed with the breakdown for the cost of rent each month and her entergetic attitude made us even more excited to tour! The apartment complex is beautiful and has great amenities along with proper precautions to protect your safety. I have not signed a lease yet but hope that other floor plans will be available soon!
Tehya was great! She knows her craft and was very nice, polite, and courtesy.
The management team here is horrible since I moved in here in December I was advice of one month rent free I only got 2 weeks rent free my apartment is infested with 🪳 every time I mention having pest control come out they send them but the guy never comes in they offered to move me after I moved my things in and found out it was infested but I had to pay rent at this unit in order to do so I was only here for 2 days and the other unit is less than the one I’m in now. I was also advised that they allow a towing company to come in every night and tow vehicles that are not registered yet without any warnings I had to take off work twice for this matter no where in the lease agreement nor was we advised about a towing company having a key fob to get into the gates. The hallways stink like trash and there are roaches on the walls. I’ve had to come out of pocket numerous times to try to rectify situations that they haven’t taken care of. Management has been no help at all but don’t be late on your rent that’s all they care about!

Belinda was so helpful during my move in process! She was on top of everything ;answered all my questions & was very accommodating.Any little issue I had with my move-in she was timely with putting in my service request to get it handled. Overall 10/10, so far loving my experience at the Meritage.
Im a long-time resident and I love living at The Meritage! First, the office ladies are amazing! They go out of their way to accommodate the tenants. They are professional and super friendly. Second, maintenance crew are always prompt and efficient. They also keep the building and grounds immaculate. Third, the apartments! They have lovely bathroom and kitchen fixtures, are quiet and the rooms are quite generous in size compared to most Ive seen. Fourth, the building is decked out out with lots of amenities and the pool area is gorgeous! Parking is so convenient with elevators conveniently located around the building so you never have to walk far. Fifth, location! Meyerland Plaza next door with great shopping and a brand new HEB. 610 is a block away for quick access to anywhere. Believe me, Ive apartment shopped all over the city and The Meritage is the best buy around!
Renewal was quick and easy! I also love that it only increased by dollars. My apartment is comfortable, great view, property managed well and maintenance is efficient when needed.
I have lived at the Meritage for about 5 years. Let me start of by saying that I have lived in apartments for over 10 years and like everything else there will be good and bad. The one thing I like about the Meritage is that they dont have a high turnover of employees. At some of the other places I lived there was a different leasing agent every other day. That makes it very difficult to get to know your residents. Veronica and Monique have been here for a long time which I believe is truly key to a successful complex. They know me by name and are super friendly. Also it has been the same maintenance crew since I have been here and they are amazing! Yes, due to the pandemic some things had to change but that is understandable. I did not like the amenities being closed but I realized it was for our safety. It also took a little longer for some non-emergent things but we were in the middle of a pandemic!!!! Veronica and Monique did a great job communicating this to us. Everyone has always been eager to resolve issues quickly and to help out. I really enjoy living here. It is very quiet aside from your usual apartment noise which is to be expected and the location is great. I just renewed my lease for another year!! So yes if you are looking for a nice place to live with great staff this is the place for you!
I just moved out of The Meritage Apartments on yesterday, 7/20/2020 after being here since 7/26/2018 (2 years). Since moving to Houston in Feb 2012, I have lived in 4 different apartment communities. The management of The Meritage Apartments has been the absolute best I have ever experienced during my apartment rental days. Veronica and Monique has done an excellent job running this place over the past 2 years I was a resident. Tia came later during my stay but she has also been great help. I was highly impressed with the same day maintenance requests, the upgrades that took place during my stay (now a smart home), the community events, the communication with what’s going on around and inside the community! I have lived in the MeyerLand area before where my car flooded in a different apartment community. Here the apartments are built on top of garages and the upper level garage does not flood. This is a plus! The only reason I moved out is because I have a 4 yr old son who needs and deserve a bigger space to run around and not be restrained to do so because of possibly disturbing the neighbors. This move was for him. But I always felt safe and comfortable within the community and I highly recommend it to others who are looking for a safe well managed place to call home!
Ms. Belinda was super sweet and very helpful and also patient. I told her my situation and she ask me how soon I need a place I was like ASAP. She was able to get us in within 3 days. They need more leasing agents like her.
Meritage has treated me right when it comes to getting things fixed or rearranged. Tori is the BEST community manager I have ever had and gets the job done. She has helped me out ton when it comes to everything I have questions about.
After touring numerous complexes in the Meyerland-Bellaire area of Houston, I found the ideal location for me. The Meritage is a beautiful, spacious, and luxurious apartment complex that makes you feel like you are staying at a resort. Sarah is the friendly staff member who gave me tours of the one-bedroom living spaces to rent, and I instantly felt at home and welcomed. She gave me all the time I needed to take pictures and ask lots of questions. Despite the leasing office being busy, Sarah always takes the time for her residents and goes above and beyond to help them. The Meritage has a stunning pool, great gym, and other fantastic amenities for their residents. It is also within a 5-minute drive to some great shops and restaurants. I know that I made the right decision to choose this apartment complex and would highly recommend anyone on an apartment search to check this place out!
The Meritage is the perfect place to call home! You will be happy you moved here! Luxurious, spacious and super cozy floor plans. Clean, inviting and well maintained property. Friendly staff who will know you by face and name. Management is always respectful and understanding with your concerns. The residents are center of focus with the many fun filled and informative events held, which build a strong, friendly, and safe community culture within the building.Super fast maintenance.The parking garage and elevators make daily life comfortable, only the guest entry points can be slightly confusing. I would recommend you get your own dolly or rolling cart to bring in groceries or personal items.The 24 hr gym, club and game room, and pool space amenities are amazing!This is a pet friendly property but never smells. Occasionally, smells travel from the water treatment facility in the area. The Meritage is conveniently located next to the 610 loop freeway. You can be almost anywhere in the city or outer skirts in 10-25mins from this point. Starbucks is a 3 minute walk from the property.
Sarah was very helpful in explaining the details and the process of applying and becoming a tenant at the Meritage. She was very patient, and answered all of my questions. She was very knowledgeable about the property and the surrounding areas. I would definitely recommend the Meritage to all of my friends.

There’s a reason that I’ve lives here for three years now going onto four. This is a fantastic place. Location and affordability is great! Everyone that has visited me has raved about the beauty and. The amenities are all available. Even during the pandemic, I still received help on many key things. The maintenance team is extremely timely. Never had to complain about their work or response to my requests. The management team is so nice, kind, and helpful; especially Tia and Veronica. They always help me when I need it. God bless this place, I love it! And I’m always recommending it to folks that need to find an apartment in Houston!
I toured this property this past Saturday with Sarah, and she was amazing! She took pride in their beautiful and peaceful community; making sure to hit on all the amenities they had to offer. Everyone we passed on the tour seemed to all be satisfied with their apartment home as well. Very good energy and vibe present.
New resident here! I couldn’t be more happy with the move-in process. Belinda was amazing from start to finish and has been on hands still. The apartment grounds are always clean and the amenities are amazing! I’ll be here for a while.
Great location, friendly and responsive management (I really like Ajee). I I spent 3 years here and only moved because I need more space and the increase in rent (which is understandable but not worth it to me due to the space). For me, the bathroom was too large (although I enjoyed it lol) and the closet space too small. I ended up turning one of the shelf areas into an extra closet space but still needed to rent storage monthly. I never felt unsafe in the apartment. Maintenance has a reasonable response time.I was also here during the freeze of 2021 and while it did take a while to get some damage repaired, it wasnt necessarily the Meritages fault. I ended up with new carpet and they re-painted the walls. It was a stressful time for everyone so Im sure other apartment complexes had delays as well. Overall they did a decent job handling it.Flooding in the area is a problem - not sure who decided to put the parking garage UNDER the building but it is what it is. I never had an issue with it.The only thing is they charged me $50 when I moved out for a water sensor that Ive never seen nor knew of but apparently it went missing when I moved out. Go figure. But, overall good apartment to live in. Would recommend overall
I love it here! I’ve been living here for the past 2 years! The move in process was super easy and a breeze! I had no complaints. The leasing office is always super helpful. Maintenance is amazing! As soon as you put in a request they respond and have it fixed ASAP! The location is also great you have most of the best stores near by ( Starbucks is walking distance). For sure a 10/10! I don’t plan on leaving any time soon!
My living situation changed, suddenly, and I needed to find a place to live on very short notice. I had seen The Meritage Apartments, along with the other two on either side of this complex. This was the first place I looked, and after visiting the other two, the decision about which place to live was easy! Veronica Marquez was in the leasing office, and greeted me with warmth and hospitality, answering all my questions (I had tons of them!), and making me feel comfortable and at ease. This was a particularly difficult move for me, but Veronica, along with the Monique, helped me make the transition much easier! They were friendly, helpful, and informative. Every time I’ve needed an issue resolved, they have taken care of it promptly. Veronica is a friendly, smiling face, always cheerfully and promptly working to take care of any questions or concerns. Thank you to the entire BH Management team for speedy responses to the questions and concerns I’ve had while living here. You make this community a great place to live!
The mgmt is very attentive. The property is better than expected. The amenities are impressive to include a full service gym, wine sipping lounge, a sports event center, and so much more. The apartments are AI smart capable with granite Countertop and ice makers in the door on the fridge. One of the better properties visited in my searches. Pricing is a bit high, but understandable base on the amenities. Location is perfect for downtown commute or NRG events.
Whew where should I start , I met Ms. Belinda on a Friday. I explain to her that I was in need of a place to call home . She was able to help my children and I move in 3 days . This lady has been nothing but helpful and sweet since day one. I love my apartment so much.
Superb apartment. Incredible staff, particularly ajee who showed excellent customer service and wasn’t hesitant to help. There’s a great pool, with a barbecue place that has a TV, fridge and much more. The gym is great, and any problems I had were fixed asap. Would recommend to anyone looking for a place to stay, it’s located near a shopping complex and public transit, very easy to get around. One of the best apartments I’ve been in so far.
I am writing as a past resident of 3+ years at The Meritage. My roommate and I noticed a significant leak in one of the bedrooms. There were several maintenance requests submitted to have the leak fixed. Initially, they did a cosmetic fix and the problem returned the next time it rained. The next request went unserviced for months due to the need for an outside contractor. We had numerous people in our apartment to take pictures, but the problem never got fixed. Fast forward to my roommate moving out while I continued to rent the apartment month to month. The carpet gets torn up and left, the whole apartment smells like mold, and the second bedroom is now unusable/infested with bugs. When speaking with Megan on my move out day, she seemed surprised by the condition of the second bedroom. She said we would not be charged a cleaning fee and a security deposit would be returned. Numerous calls and messages went unreturned once we moved out. We were finally informed that back in 2017 (prior to a health hazardous leak in our apartment) we paid a non refundable deposit. Thoroughly disappointed with how this situation was handled.
Today my mom and I toured a 2 bedroom apartment. It was goregous. It was appropriately priced. There is something on all four levels for the residents do. Ajee had great customer service to match his smile. He is definitely a people person. He is very knowledgable and professional.
I moved in 12/27/2023 I must say I love it here so much to offer you really don’t have to leave home . The office staff is awesome and the manager Tori is great I would definitely recommend this property if you are looking for a quiet and nicely keep apartment community!
RUN!! The apartment offers zero security whatsoever. My car was broken into and the catalytic converter was stolen (image attached). The apartment staff seemed unsurprised about this as if this was a usual scene. They were like it happens all the time in Houston and theycan’t offer protection against theft happens inside their two storied gated garage. What a shame!If you care your personal property this is not the place for you!Due to this issue, I wanted an early termination but the regional office still wanted me to pay re-letting fees in-spite of extenuating circumstances.
The staff was extremely friendly and helpful. I did a short lease, but When I had a question about anything on my lease they helped and was friendly as well as social. the maintenance staff was also quick to respond to work orders as they could. It was a nice experience while waiting for my house to be finished.
I had a horrible appointment today. I don’t know the persons name, but he was an older male. I sat down and instantly ended my phone call. He asked basic questions about my name/email. He then went into asking if I wanted to sign a long term lease for more than 12 months, I told him I was unsure and I haven’t thought that far. He just looked at me. I repeated that I was unsure. He seemed irritated. I looked in my phone to pull up the email my locator sent me to tell him exactly what unit I was interested in. He then gets loud and tells me I’m recording him. I’m confused and ask what?! He says you’re not paying attention, you recording me. I told him I was pulling up the information my locator sent and turned my phone around and showed him. I grabbed my purse and got up to leave. He tries to get me to sit back down and I tell him no. I had an appointment to tour, why would I need to record a conversation? My phone was flat in my hand and not even pointing at him. It was weird! He was weird.
I will be completing the third year of my stay at Meritage. I have found this place to be safe and convenient. The service staff and the administrative staff are friendly. In this context I must specially mention both Veronica and Monique who have been extremely kind, helpful and accommodating. My stay here has been made more comfortable because of their willing service and friendliness.
I have lived at the Meritage for approximately 2 years now, in both the 2 and 3 bedroom apartments. Overall I have enjoyed my experience here. It is a family friendly community and the staff are very kind and helpful. If I put in a maintenance request it is taken care of quickly.The apartments are spacious but like most apartments, can be loud if you are on a lower floor. This isn’t really unique to the Meritage. The hallways can smell sometimes if the trash chutes or garbage is left in the hallway for the trash valet service. I really don’t like this service and regardless if you use it or not(I never have), you still pay a monthly fee for it. We face the bayou and occasionally can smell that but it’s not often. Sometimes an elevator is out but thankfully there are three on the property so it is not hard to walk to another one to use.The amenities are great. The pool is clean and a nice place to relax, but the downside is you can only have two guests. This is reasonable and I understand it’s to minimize the noise for people living on the poolside, but it would be nice to be able to have more people over to utilize this awesome amenity. The fitness center is great and always clean. The office space is also really nice and a great place to get work done or study. It’s also in a great location near the shopping center, starbucks, and right up the street from the 610.The complex is constantly upgrading their property and amenities. Since I have lived here we have been upgraded to a smart apartment which is a fantastic improvement, more gym equipment has been added (medicine balls, kettle bells, squat rack, etc), and the carpet in the halls have been redone.Overall I would recommend living at the Meritage. I believe the quality of the apartment, living space, amenities, and location outweigh the negatives I reported above.
Belinda was the person in the front that greeted us, from the start she helped with whole tour, the application process was fast and we were able to secure out apartment, after we moved in she even checked up on us to make sure everything was fine
Honestly just save your money if you hate liars. I moved here two years ago and since then theyve changed things and try to make you seem crazy when you ask about it .. even when you have proof. The business center for instance I emailed them once to make sure they had free accessible wifi in the business room, I was told yes. Today I realized there was now a protected lock on it. I go down to the leasing office they are now claiming they never have had open wifi... even when I showed the lady the email she proceeds to make me feel slow and ask who was the email from … as the apartment leasing office email is clearly printed on the email… Mind you for the last year I have been coming in this room to do all my school work. Like no open wifi in no community areas (game room, wine bar, business center, etc) even though they advertised this upon moving and say it’s a luxury apartment … but rental rates going up every year. I would rather just be told the truth than for you all to tell new employees lies to deliver to people that know how this place actually operates. Ive dealt with a lot of other things .. that they have been able to fix ... but one thing I cant stand is a liar and bad ones at that the lady just kept trying to persuade me that they never had wifi in the center like …. From the time you all reopened it after covid until about two weeks ago you did so.

I have lived at The Meritage since 2014! I absolutely love it here. I feel safe, the neighborhood is great, and the staff has been absolutely wonderful. From the maintenance staff to Monique, Veronica, and Tia who are always super friendly and prompt to resolve any issues/questions I may have. Five stars!
I moved from Dallas since August 2020 and The Meritage still continues to live up to its name of luxury apartment and living. The office staff really puts you first and listens to any tiny detail there is you have. They will never disappoint!I recommend all my friends, coworkers, and family, if they ever want to move somewhere in the Southwest area, to move to The Meritage!
Great Staff is EXTREMELY important anywhere you live. Ajee is so great and never gets tired of helping me. My questions are always answered swiftly and he goes out of his way to make sure tenants are ok! It is greatly appreciated! I love living at the Meritage because everyone is so understanding and kindespecially during the pandemic.
We recently moved into the apartments and all I can say is WOW!! Sarah and Ajee in the office at amazing. They are so helpful and very prompt with everything they do.If you have any questions they are always willing to take their time and make sure you have all your questions answered. It’s very quiet and relaxing. It’s a great family environment. It feels like you are on vacation living here!! I highly recommend these apartments.
As a home, this place definitely feels great and warming. The amenities are always clean and ready for your needs. The facility is always kept clean and valet trash is easily convenient. Office and maintenance are always attending your needs and request with a friendly attitude and a smile. I love it!
I have lived at The Meritage Apartments for over nine years and it has been an amazing experience from the manager, Monigue Battle, to her incredible staff. Everyone is extremely friendly and accommodating. I highly recommend this property if your looking for a staff that makes you feel like family!❤️
This is one of the best apartment homes we have stayed in Houston so far. The personnel is very friendly and positive. The maintenance team is very responsive and fast. They have almost finished the remodeling of the interior which makes the hallways and amenities areas look gorgeous.
I lived here for two years and enjoyed every minute. The staff, especially those from the new owners, are wonderful and are vested in keeping the place luxurious. Security increased since I moved in and the apartment complex is secure enough that my girlfriend had no issues at all - and she is normally very skiddish about going out alone when it is dark. The walls are thick enough (or my neighbors were quiet enough) that I only heard them once every month or two, and even then, the sounds were very muffled. Id highly recommend this apartment complex to anyone who is interested!
The complex is a nice place.... but but but, its un safe for anyone, they told me the parking lot they have is public meaning youll get robbed and they cant help you, as what happen to me.But its actually a private place, and they say public, so you can go kiss you A. Eventually this place is not recommended for anyone.
Just wanted to come on here to write a review on Ajee (hopefully spelling is correct)! My boyfriend and I toured with him and out of the 5 complexes we toured that day, the tour with him was the most memorable!! Such a great vibe and had us feeling really positive about this complex! Although we are still on the hunt, Ajee has made this location being at the top of our list!

Tour wise this place is grand! Sarah took us around the property which looked to have fantastic amenities. She was attentive and quick to answer all of our questions. As this was the farthest from work we decided on another location :( But def recommend adding to your list if youre shopping for apts!!

We lived in the Meritage 6 years ago for a year, and are back now for a short term lease. This management company has made tremendous improvements to the property here since our previous experience. The staff are all friendly and responsive -- Israel, Juan, Saul, Teresa, Monique, Veronica and Ajee have all been outstanding to work with, and demonstrate personal pride in their work, as well as a commitment to keeping all of their residents happy. Weve had a few standard maintenance requests, and all have been dealt with swiftly and completely. COVID has necessitated a lot of accommodations from all of us, but the staff at the Meritage are going above and beyond to make the best of this. Theyve recently reopened the pool to full hours. They bring food trucks in every Wednesday. The common areas are kept clean and well-maintained. The communication is timely whenever anything needs to be shared with residents. The location is ideal -- convenient to 610, a quick drive to the TMC. Highly recommend!
I have lived here for almost 3 years and while it has had its issues (like most apartment living) I have always been a huge fan of the administrative team. I built a relationship with Veronica when I first signed my lease and she is always quick to help me whenever I call her. No questions asked and always a smile on her face.
Upon moving in my first impressions were nice and the staff seemed friendly and accommodating.This lasted while it was under Greystar well, however, once they switched to the new BH Management services all hell broke loose.BE WARNED. Their manager Veronica will take every opportunity to add anything to your bill.- Ex. My wife had a bridal shower in the club room with NO alcohol as her and her friends are muslim. They tried to charge us $1200 cleaning fee for dropping wine.- Ex. They increased my contract by one month of rent because I informed the old management of my move-out date but not her. Additionally I was charged for repairs after moving out on things that were never damaged.Her nature will be passive aggressive to try to give you the impression that she is justified but be warned as many of these charges are erroneous and will take a lot of time to dispute. If not disputed by time of rent being due she will send you an eviction notice even before the 3 day cut off period to pressure you into paying overages.This was the sole reason I moved out. I felt more comfortable staying here when they were owned by Greystar. After looking at the properties that BH owned I knew the customer service would decline!1. The trash does not get taken out in the commons on the weekend & it smells horrible.2. I had a neighbor that harassed me, approached me about my valet trash option like a crazy lady and even keyed my door. However, management didnt mediate the situation, unless I wanted to renew.3. My move out day was the week following Harvey. They werent flexible at all in regards to me not being able to access my apartment due to flooding. So I wasnt able to move my sofa or clean until the day I had to be out.4. They also charged me a $150 key charge after promising theyd waive it with all that went on in Harvey.If youre looking for customer service, The Meritage isnt it!!!
The Meritage is a beautiful and well kept property.While looking for an apartment for my brother moving into town we came across these amazing mid rise apartments! Their staff made us feel welcome and met all of our expectations! Big shoutout are in order for Monique, Veronica, Tia, Teresa, Juan, Israel, and Saul!
I was a little hesitant about moving in after hearing about the flood. Glad I decided to give them a shot. Ive lived in a few apartments around Houston but the customer service and the constant communication about anything going on in the complex is second to none! The best 4 months of apartment living so far thanks to Ms. J. White and the Meritage Team!

Can’t thank the property manager Monique Battle for being amazingly helpful and kind during the time of submitting our documents till the last of signing the lease agreement. Tia Pickrom, Veronica Marquez & Ajee Palmer have been great and helpful whenever we needed assistance in any issues that we had. Quality life is what I looked for and here I am living the moment.
The Meritage is a nice place to stay, although I wish it were easier to access the parking garage. Is very secure and safe, and I often visit family friends here. Overtime, different people have come to developed the area. During Halloween, everyone is quite family-friendly and helps to decorate. The Meritage Community has always been friendly and kind towards each other, and the common areas are usually never obstructed by noise pollution or annoyances. Thank you! :-)
Ive been living here for a couple of months now and I want to say I love it. Ajee and Sarah are very helpful and when you submit a request for maintenance its taken care of the next business day. I definitely made a great choice moving here.
Lived here 2 years on the 4th floor. The staff is awesome. The one star is for overall experience.We experienced massive headaches due to a fan that was making noises. There were a condensator problem and the noise started to affect our health. Couldnt sleep at night. The noise resonated all day long and it became hard to live like that. This was more a silent noise and vibrating and amplifying if you live on the 4th floor i guess. So we bought silicons for hears, but you still hear and feel the noise, only thing was to put music that could be over the vibration of the fan. We asked the management 5 times. First time, nobody could tell and they closed the case. 2nd time after sleepless nights they investigated and found out that a piece was defective but the fan was still working, so they closed the case. That is just giving you an idea how BH management is not caring about 1 appartment with severe pain because of this noise. So we are moving out since they dont care about this problem. Too bad for a 1500$ rent we expected more but we were happy the first year.After we left they didnt give our deposit back, because they had to change the carpet. Arent you supposed to do that? The carpet was In a Good shape, we took care of it but I guess 600$ is always easy to steal from renters than trying to make our lives easier. They never mention the hidden fees to you which for me is very dishonest. But everything is not bad, the staff is very friendly and some people enjoys this place im sure. One more thing, if you love smoking weed, the 3rd floor is perfect for you. If you dont mind headaches, the 4th floor is great with a nice view on the pool, when its not flooded around
I went to visit the apartment and I talked to Sarah who was so helpful. She was easy to work with. I like the location and the amenities the apartment offers. I am so excited to move in and make my Houston experience great.
I’ve have lived in this complex for the past 5 years and have had the chance to live under several management teams. Ajee by far is the best leasing agent ever! I can honestly say I believe I chose the wrong place to call home. My second day in the apartment and my oven was not working. Should I remind you that it was Easter. It is now going into Tuesday and still no repair. My faucet isn’t working and I have plethora of issues written down. The elevator smells like dog urine most of the time and I wish I had picked another location. SmhI would like to say I provided all documents immediately upon request when I was moving in. I can’t say I’m getting the same response from the staff. Oh and my guest can’t get through the gate because of technical difficulty. I’m bound by a lease but they can do what they want when it comes to repairs. I will NOT be renewing my lease. As a matter of fact I can’t wait to get past these 13 months. I’m ticked off.3 days into the apartment and I’m miserable!
I just recently moved from the Meritage within the past few weeks. I did not receive my deposit back either from the office (marina) as mentioned from previous review. However I know that I left the apartment in bad condition I didnt have time to clean and knew that if it was not clean that assistant would take my deposit. I was very impressed with this apartment complex. They finally got cameras. Im reading the reviews below and laugh at how people get made because they didnt get their money back. Maybe your apartment was gross and didnt deserve it back. Sorry I left my apartment dirty, I know you were doing your job.Take care Meritage Apartments.P.S it is true about securtity with no guns lol
I toured this property today with the assistant manager, Ajee. My experience was great! He was very thorough, warm, extremely knowledgeable and accommodating. The property is beautiful. Its worth a visit if youre interested in the Meyerland or Medical Center area.
Ajee!!!! Ajee!!!! Ajee!!!!! Is by far one of the most organized, polite, and professional people I have ever met in any business. Any question I had he answered immediately. Literally walked me step by step through the whole process. All my calls, emails, answered within that same day!I am truly impressed by the level of comfort The Meritage staff and community offers. I’m not even scratching the surface here! The building is kept up, smells amazing ( I have a really sensitive nose for bad smells lol) the decor is even tasteful! When given my tour it was not scheduled so I know they had no time to prep like some locations I went to see, even with no prep at all the facilities were sparkling clean, and the fitness area looked amazing and sanitized!
We toured this place with Tia recently and she was very professional and thorough. I fell in love immediately. The amenities are amazing too with a beautiful pool, spacious gym and a bunch of other facilities at your disposal.
I lived here two years. I really liked it here on the whole. You get a lot of bang for your buck. Plenty of parking, close freeway access, incredible water pressure, ice-dispensing stainless steel fridge are top of my list. The track lighting, the granite counter tops, and the built-in (granite) desks are really special details as well. The carpet is a plush shag, which I think mutes the sound of walking neighbors. I have a cool 610 view and the back of the building has skyline views. The pool is really nice (in-pool sun deck) , and the gym has the most technologically advanced treadmills I have ever seen. The Sports Room is also pretty nice, with a brand new pool table and two enormous flat screen TVs with U-Verse 450. People are friendly and chatty on the elevator. Also, I dont have to walk far to one of the trash chutes, which is very convenient. I believe there are 4 on each floor.The staff is friendly, and Marina is very helpful in the office. Shes almost always here. She also wants you to get a good deal, so see her if you come to tour. She waived all or almost all of the application and pet fees for me and my roommate.Always negatives... In the past 6 months, it has seemed to go downhill. Somebody PEED in the elevator right in front of me. It was a drunk guy (but with a tear-drop gang tattoo, seriously). Both times I moved into a new apartment here (I had double and single bedroom), there were roach incidents. The Meritage is not wired for cable, only U-Verse. U-Verse is expensive. Also, one of my neighbors has an intense sound system and I can hear the rumbling through the walls. I cant figure out which direction its coming from. Additionally, the floor plan is extremely awkward. You would think its half as many square feet as it is and there are too many doors in a small area, so youre always squeezing by. Closet is so small. On the outside of the building, there are some dogs on balconies that ALWAYS bark at you.Overall, I was glad to call it home. However, right now, I am *very* stressed out, as a lack of communication on their part is resulting in them to ask for over $2K on my part. Even though I had discussed/confirmed it at length with TWO office members (and did not change it from my lease terms), no one in the office recognized my move-out day. Therefore, they think I owe for an additional month! I cleaned my tiny 1 bedroom for four days straight, yet they found $775 in damages. (Last year, in the two bedroom, which arguably had more damage, they took only $80.) Unfortunately, this type of extreme nickel-and-diming is getting more typical in apartment complexes.
I’ve only had pleasant experiences with this property so i don’t have any cons thus far. they’re super responsive, i don’t have to remind them about any work order requests that i submit they’ve all been handled the same day. Ajee is really nice and and friendly he always speaks to me whether he is working or at the pool hanging out. i’ve been here for four months and i’m already looking into resigning my lease
I resided at The Meritage for four years prior to moving to a new community and dare I report that Im baaaaack!!! LOL Seeing Ajee again was like a breath of fresh air and I immediately felt like I was home again. I didnt know how much I missed this community and Ajee until I walked in the office. As per usual Ajee was warm, welcoming, inviting and professional. Ajee, thank you for the privilege of your time today, I truly appreciate who you are and what you do.
Lived here 4 years. 20% rent increase my last year. Building condition not worth what they charge. They will add nonexistent charges upon move-out to milk your deposit. If you like the area, get your moneys worth, and move in to a new building across the street.
I have been living here for six years and I absolutely love this place it’s in the middle of everything so easy and quick to get anywhere you need to go. very clean property and really nice and quiet. management is very nice and Accommodating Ajee’, Veronica, and Monique are the best ever! Definitely do yourself a favor and look into moving in! You won’t regret it.
The staff is professional. The place is modern and close to 610. The amenities and security maintened well. Best bang for your buck within 5 miles. Just a few minutes away from West University. I was considering moving to Braeswood place When I got back from vacation in Costa Rica. Its just that I heard residents there in my Age group only live there for the ideal sugarbaby scenario. Plus the Meritage is much nicer!
I have lived here for 2 years and glad to say that I had a decent time while living here. There where a few issues but they were fixed within 48hrs as promised. Marina in the office has always been my point of contact and is always there when I called. The managemnt team has been moved around alot but she has always been there willing to help the meritage.. Upon move out I was charged cleaning fees although I thought I had cleaned it pretty well but when i called about it they sent me pictures and i didnt clean as well as i thought. Overall I would lease here again.
Overall the apartments are decent ( kind of small) compared to other apartments in area / price range. I lived there for two years. I always paid my rent on time but the office staff was not the most pleasant. A lady in the front office Named Miranda was always very rude and downright nasty. She always flirted as if she was willing to sell her body. I found this disgusting and unprofessional. When I moved out, they charged me $680 for carpet replacement which was totally unnecessary. I contacted my lawyer but just ended up paying the $680 to end it. Caveat Emptor!
The Apartment complex is very neat & clean.This is very luxurious and beautiful apartments.But rent is to high and they charge extra every month. closets are to small. Security issues(my bicycle was stolen), mostly garage gates have problems, main problem it is a high flooded area. you can never ever finds carts, there is no school transportation service there, some people leave there pets without belts.when we were moving, staff does not co-operate with us. mostly alarms and elevators gives so much trouble.After all I have spend 2 years here because that was new apartments. If all of the above problems are solved. I will like to live over here again.
All the bad comments are majority true. It floods in L2 parking all the time. During this time the mayor has rental assistance and this apartment complex was not participating to help out residence. If you are in a rough patch don’t expect them to help you. Elevator, parking lot, hallways always dirty. They are really friendly before you sign your lease then afterwards they are rude and unhelpful. Pick one of the other properties like The Courtland or The Highland, both next door. Plus they have a lot of extra fees on-top of the rent. Like the trash is almost $40. Please hear my warning. Elevators always out of service or slow, gates always broken and we have had at-least three car break in incidences since ive been here. LIVE SOMEWHERE ELSE.
Hello, my name is Kenya. I was given a tour of this beautiful property this morning. WOW! is all I could say. The amenities are amazing (24 hour Business Office, Fitness Room with a Personal Trainer, Sports Lounge, Spacious Clubroom, Wine Room), the grounds are so well kept and that Pool is phenomenal. I fell in love with The Meritage. I currently live in San Antonio, but my move to Houston will be at The Meritage.
These guys love to flood your account with fees. We also had plenty of issues with the noise sensitive floors. You can simply walk across the wooden floor of your apartment and your neighbor can hear every step. So many noise complaints came in from a grumpy pregnant lady and we were on the verge of eviction. Of course the ones in change of this complex are friendly, but their actions are a different story. If you like the area and can put up with their idiocy, then at least be prepared to pay a lot. If things went on as they did, we wouldve sued.Ps. A lot of people here are afraid of bigger dogs
My experience with the Meritage was great when Grey Star was managing the property. After that it went downhill. The only positive I can say is that security was heightened. Other than that this management company is a joke. I recently moved out and believe it or not but they are charging me $100 to repaint an accent wall I had the old management company paint for $35. They will nickel and dime you to recover cost any way they can. You deserve better. Look else where.
Theres absolutely NOTHING worth living at the Meritage for (except maybe the cute pictures and amenity descriptions used in advertising the place). After reading the reviews there are several things that most of the residents are in agreement about (including myself). Management changed from Greystar to BH and the living experience went from mediocre (with luxury prices) to s-h-i-t...1. Erroneous charges and threats of eviction that have NOTHING to do with the homeowner.2. A pool that has been shut down by the City of Houston for several days and no warning of such by management.3. Fears of flooding, losing your car, and/or being stranded every time theres heavy rainfall in the area.4. Elevators that hardly ever, if not never, work. 5. Unprofessional and compassionless office staff that shouldnt work with people...ever, ever, ever.6. Overworked maintenance team.7. Non-functional business office.8. Extra charge for valet trash services even if you opt not to use them.9. Noise complaints are ignored. Perhaps because the walls are so thin and theres no soundproofing system in place.10. Even though its a gated property and requires a key phob for access to certain floors, its way too easy to Get in the building when we clearly pay for security.
Ajeé was not only helpful and very informative but he was also one of the most pleasant if not the most pleasant leasing agent I’ve encountered. The property was quiet and clean. I would definitely recommend these apartments.
I love The Meritage and all of its amenities. The apartments are amazing and spacious and the grounds are really kept nicely. The stainless steel appliances and garden bath tubs definitely make this 5 stars.

Ive walked in while one of the girls in the office were doing absolutely nothing. Still, she asked me to wait for her just for a minute, as she need to do something quickly, out of the office.What can I say, it was the longer minutes I have ever experienced- 25 minutes of waiting. I left. As I was waiting for the elevator, on my way out, another worker walked in the hall, and ask if she can help me with something, I expressed my frustration, but she looked at me as I was wasting her time.That, along with the noisy crowd walking soaking wet from the pool shouting in the hole, and very small dark apartment she showed me, was it for me.So rude so unprofessional, I suggest you will think twice before you walk in this property.
I must say when apartment hunting, the Meritage was a stellar property. Not only was the location prime. so were the amenities available. Monique and Ajee were both friendly and knowledgeable about the property and made the experience lovely.
Robbed on May 15, 2012The Meritage did absolutely nothing - they say they have cops who live there, which is fine, but they dont work at the Meritage and they dont monitor the parking garage. The security that they do have dont carry weapons.A gang member literally peed in the elevator and everyone was frightened to say anything; we just wanted off the elevator.There are gangs and prostitutes who live there because you can afford it when you share the rent.But the real kicker is - you dont ever get back your deposit. They will find every little thing to get the money back to replace carpet. Merina is the worst - I truly think she has to meet her quota or that is in her job description not to give back deposits.All I can say is that god the HPD department is close by, because they are great in getting there fast.They dont have cameras anywhere in the garage or halls. They charge so much you would think they would have some sort of security.You have people on the outer apartments that smoke and kick out their cigarette butts on the side and people who dont feel like they need to pick up their dogs waste.

Was looking to move into Houston from Conroe to be closer to family. I spoke with their manager Megan she was very professional and kind. The community is stunning they obviously take pride in their work and community.

This community deserves 5 stars for its safety area and great staff. However, the closet is way too small. The office space is close to the bathroom, which is a really weird position.
I love this apartment especially because the area it’s in is typically quiet. The receptionists are very helpful. It’s always clean and the amenities are great! so far so good👍🏾

Stay away.... ever since new property management this place has been a disaster. Nothing works, they dont answer the phone no one knows anything (staff) about nothing. Worse than a bobble head doll just shake their heads to anything with no response/solution.
Sarah was a great tour guide and was so gracious during the tour. She was knowledgeable about the area and gave great expertise about the complex.
Alot of students live here but not to loud of party kids. This place could use some better up keep but its apartment what do you expect. I hear people upsatirs from me so get an apartment upstairs and theres alot of dogs which I dont like. Office is nice but sometimes its hard to meet with anyone since they are so busy. I would lease agin if I had to, but Im good with my house for now.

THIS PLACE IS WORST APARTEMENT IN HOUSTON. Management is terrible and unprofessional. They will blame you for their mistakes and threatened you with fees or eviction.You will never have peace of mind at meritage. the soundproofing is the worst! you will hear your neighbors upstairs, next door to you or even walking in the hallway. YOU WILL REGRET IT IF YOU MOVE IN.

Halls smell bad, management does not provide good or even ok service, elevator was broken for a whole month, apartment infested with bugs since move in day, lack of communication from management cost me more money at time of move in and was not provided a credit due to the incompetence and horrible experience. Truly a trash place full of trash people from trash island.
Wonderful place to live. BH management continuously strive to improve. Only one negative thing is the elevators keep breaking down and takes longer time to get back in service.
Im a resident in this apartment. My bike was stilled and I asked the manager, Jenea White to see the camera more than 5 times. But, every time I go to her she act like she doesnt even know what I asked her for. She doesnt even care about the residents. Poor manager 😤👎🏻👎🏻👎🏻

Been here since 2012 management has changed a couple of times. There have been a few issue since Harvey but also a new interior face lift. Management very pleasant.
I came in to inquire about an apartment and Ajee assisted. He was informative, helpful, and extremely kind. I have two more apartments to view, but I think Ajee sold me on the Meritage!
I went here to view an apartment this past weekend on 4-2-18, the lady who i encountered Veronica was as helpful and extremely nice, she answered all of my questions and concerns and made me feel welcomed, and the complex itself was beautiful and the residents i talked to enjoy their residency here

By far the worst place I have ever lived the miscommunication on multiple occasions and poor management. My car was towed and the sticker had fallen on the floor the ball has been dropped so many times ... My lease is up in June and I wouldnt recommend this place to my worst enemy!!!!
I’ve been here for the past two weeks and the staff has been wonderful. Sarah is the best!!!! She has been taking good care of me from the moment I looked and leased.
I must say the staff here are the best ever Ajee and Sarah are the best!!! They will guide and help you through your whole process of moving in as well as go out their way to make you feel comfortable !!!! Great staff !!
Very bad customer service i had just came out from the hospital need it to move asap they said they have a unit ready for me after i got approved and after they charge for the fees they said sorry we dont have one available please make sure you look at the unit before paying any thing i was very sick and they did not care in any way even i have explained my story to them clearly if they do that to every one coming in for in app thats good money for free what a shame

Rude management and dirty placeIf you talk to the manager about something they lie at you .And they dont even respond to the e-mail .I have roaches and lizard everywhere in my apartment and i sent them an e-mail and nobody respond .I dont suggest this place to anyone

I was thinking of moving in but I noticed that the elevators are broken and its been months and it looks like management doesnt want to fix the other issues within the building.
Best Staff and the amenities are amazing, plus the exit to 610 is right next to the residence. you can not beat that

I lived at The Meritage for 3 years. Of those three years I had probably 4 months or so when it was a great apartment. The biggest reason why I rate it low is lack of soundproofing and inconsiderate neighbors. Make sure you get a top floor apartment!!!! You can hear EVERYTHING going on upstairs, and everything from side neighbors (we just had great side neighbors and TERRIBLE upstairs neighbor). This was especially a bad situation because she worked nights. Dont even get me started on why we know she was a she! Probably not appropriate in this review!! So anyway, we brought this to the attention of the manager probably about 5 times, including a massive list of issues, but things didnt change. Thankfully we moved into a house, and we then noticed how sleep deprived we were while living at The Meritage! Some friends live down Braeswood in an older apartment and soundproofing is great there. We lived in two units. First on West side facing freeway (lots of freeway noise), and then in North facing back (great 4 months till crazy upstairs neighbor moved in). Overall, the biggest plus I would say was the gym (although treadmills worked about half the time). However, I would rather have peace and quiet at 3 and 4 in the morning than great freeway access, so this was just not the place for me. Also, my bike was stolen as well. :(I would be very wary of the cost of rent here keeping in mind what youre getting out of it.
