I’ll be so glad when my lease is up so I can get away from here. This place/business does not care about you. All they want is the rent check and to give you no assistance for residents.Do not believe these empty 5 star reviews. They are fake!!!!!! Complex has went downhill fast since new management coming in April. Been here over 2 years and can’t wait to leave!!!!! They came in and changed working ac units in the entire complex, not one building at a time. Without forewarning, without proper hvac technicians to work around the clock to install new units and had multiple residents without ac for weeks. In summer Houston heat. Just yesterday in board daylight resident protected hisself from being robber. The robber was shot. The door to the office and the gym doesn’t close/latch as it should when opened. Only a matter of time before someone is assaulted in gym or checking mail at night. Mailboxes have been broken into. Gym doesn’t get cleaned. Office bathrooms are dirty. Tires are constantly being stolen off vehicles. Gate is always broken. Gate code doesnt work so cars without key passes can’t enter so line starts to form. Have to walk to entrance for Uber/doordash if they can’t get in. Dog poop everywhere because pet owners don’t care to be responsible. You have to replace your own water filters in the refrigerator like residents were at the meeting when alliances were picked. Trash containers full or closed so everyone dumps trash on ground. Maintenance doesn’t clean the property at all. They barely can handle big maintenance requests because they are not real handyman. Pest control company is a waste. Bugs is becoming a huge issue. Spider webs at every corner. I’ve had to buy my own and spray weekly. Hallways are filthy with trash and dog pee. Pool doesn’t get cleaned properly or enough. Good luck getting quick responses or help from office. Property emails aren’t sent out to address any safety issues.

This place is no longer a good place to live. Before the change in management, maintenance requests were small tasks and done quickly. Now? Who knows when you’ll be helped. The place is filthy. Each hallway and staircase looks like a scene from a horror movie with trash leak stains, spider webs, and lord knows what other marks. There’s dog poop everywhere, all around every building, the dog waste disposal near my building is always full for about 2 weeks before it’s emptied. My favorite though; my AC has been out since 12/24/2024. I’ve sent at least 5 maintenance requests since that morning. The updates I got? I had to go to the office days after and find out if they had even seen my requests. Only to be told I need a part and it’s in the mail, we just have to wait. I asked if they were sure that was h the fix because no one had been to my apartment to check anything. They said yes. It’s February 6th. Up until February 3rd, no one came to my apartment. But on that day, the maintenance guy said my motor was frozen and he’s got to order a new one. So we’re pushing 2 months and only a few days ago, I found out the problem I asked them to be certain about, wasn’t the problem at all. Guess who still doesn’t have AC? This place is a wasteland, it’s filthy everywhere, and they do not care to solve any of your problems. You don’t want to live here!

These apartments I would never recommend! Iam still currently residing here until my lease up which is in Oct 2025 . I can’t wait ! Crazy huh, I’m fresh here and been going through it . They don’t answer their phones , they add other fees on your rent not just including amenities fees that you can’t take off if you don’t need them . They claim you pay just what you use in water , but I’m only one person in a mini one bedroom and water bill was 95 and I work Saturday to Saturday. From sun up to sun down, so I’m never home! The apartment has Gnats and roaches. I’ve been fighting since my move in! The appliances are not functional. I’m so tired of doing maintenance requests it’s ridiculous. The refrigerator alarm keeps me up all night ! Smh it’s a nightmare . I have made so many attempts in getting these things worked on ! I’m really tired every week I have to do a maintenance requests! Theirs dog shit everywhere ! The visitor parking is stupid! If you decide to have company sleepover the office is closed after 5 o’clock. So if your company sleeps over you put their car in the visitors parking app, you have to get it approved so you gotta take a chance with your company parking their car when you didn’t even know that they were going to sleep over but they had to sleep over and you gotta wait for an approval. That’s stupid. This was the worst mistake I have ever made. I am so uncomfortable this place doesn’t feel homey. It’s always an issue with my place. They want their rent money, but then when you constantly have to reach out to Maintenance or to the office about something dealing with the appliances to the rodents to the fees, it’s draining. This is supposed to be my peace. My space my I can’t wait to get home and enjoy relaxation. No, I gotta come to an alarm beeping every 5 to 8 minutes. Don’t apply for these apartments. They will sell you a dream and then once you sign a lease, there’s nothing else you could possibly do because you’re stuck in it unless you’re gonna pay the remaining balance and not even live there

**Avoid this place at all costs!** I’ve been living here for over a year, and ever since the management company changed, the quality of the complex has rapidly declined. Here’s a glimpse of what you can expect:- **Robberies**: Two cars were left on bricks , and there was even a robbery where the resident had to defend themselves, leading to the assailants death.- I witnessed a woman being escorted off the property by police in nothing but her underwear, which was deeply unsettling.- **The security gate is always broken**, leaving the complex completely exposed and unsafe.- The **dumpsters are constantly overflowing**, and residents leave trash sitting out all day, creating a disgusting and unsanitary environment.- There’s **dog waste everywhere**, and the **pool is frequently dirty or closed**.- **Maintenance is practically non-existent**:- They no longer change **water filters**, the complex is **infested with spiders and ants**, Despite reporting these issues, nothing gets done.- Management seems more interested in **superficial improvements** to make the property look good rather than addressing these serious, ongoing problems.Don’t be deceived by the **fake 5-star reviews**—it’s obvious the management is in damage control mode. The previous company was far more responsive, and maintenance requests were handled quickly back then. If I had known the management would change, I never would have signed the lease.On top of all this, they **raised the rent** after sending out an email promising rent would stay the same and that wed be able to negotiate. When I went to the office to discuss this, I was told my rent was already low enough and there was no room for negotiation. They’ve also added **unnecessary fees**, which are piling up.If youre considering moving here, do yourself a favor and look elsewhere. This place is not safe, poorly managed, and absolutely not worth the money.

Too often we like to complain but never do we want to take the time to give credit when it’s due! Every morning when I leave out to get coffee and this young man Shawn is Always working so hard. There’s been times I’m taking out the trash, struggling to toss it in the dumpster and he’s stopped what he was doing just to help me! I even This young man is great!

I toured The Standard at Champions with Darvin, and it was a great experience! He was super knowledgeable, answered all my questions, and made the tour smooth and enjoyable. The property itself is well-maintained with great amenities, and the overall atmosphere feels welcoming. Definitely recommend checking it out if youre looking for a new place!!

Honest & thorough review, maintenance is great he always comes quick & fixes the problem. ive only had one problem take a bit longer which was the AC but they bought a brand new one and installed it in a week. i would see a few roaches when i first moved in but after having pest control come weekly and throughly keeping my house clean i havent seen any at all. yadira is super nice and attentive if i ever have any questions or concerns! :)

Absolutely Horrible! Stay Away!This gated community has become a complete nightmare. First off, the “gates” are a joke. They don’t work, so anyone and everyone just walks in, regardless of whether they live here or not. It’s supposed to be a secure complex, but it’s far from it. And to top it off, I’ve been paying for a water filter as part of my contract for over 2 years now, and guess what? They’ve never bothered to change it.The worst part? Someone was recently robbed and killed right in our parking lot, and his body was left there for hour! Ever since the new management took over, this place has spiraled into chaos. It’s become dangerous, ghetto, and unsafe. They have not even addressed the shooting!!!!And if you think the rent situation is bad, you’d be right. They’ve lowered the rent for new residents, but us long-term tenants are forced to pay more because of our contracts. It’s completely unfair! Instead of addressing real safety issues like fixing the gate or installing working cameras, management is more concerned about putting in a new dog park. Where are their priorities?!I will absolutely NOT be renewing my lease. Save yourself the trouble and DO NOT move here. It’s not worth the risk!

Little to no communication with the leasing office. My hallway is always littered with food, attracting all types of bugs. As other residents have stated, the gates are broken to the point that no one can even exit out of the front of the right gate. I feel as though I can’t fully enjoy the amenities I’m paying for either, as others have stated. The pool is always closed with no explanation or communication, and in the 8 months I’ve lived here, the gym has only been stocked with sanitary wipes once. I understand managing an apartment can be challenging but it’s becoming a little egregious.

This place has really gone downhill significantly since the change in management.First and foremost, I want to express my disappointment with The Standard regarding their handling of the recent hurricane. We received absolutely no communication from them, unlike the previous management, who took the time to send messages wishing everyone well during the snowstorm and freeze earlier this year.In the past, we were kept informed about everything happening on the property through regular text messages and emails. While I used to find the frequent updates annoying, I now realize how much I miss them. The only time we hear from The Standard these days is when its time to pay rent or when they decide to put down rocks instead of addressing more pressing issues, such as the broken side office door to the gym and the damaged dog waste signs that have remained bent since the hurricane. Which could be a reason why no one picks up their dog poop here.I’ve made multiple trips to the pool from my apartment, only to find it closed without any prior notice, even in the middle of summer—a situation that is simply unacceptable.now the most important issue, the gates are frequently broken or left open, which poses a serious risk by allowing homeless individuals and thieves to enter the property and vandalize vehicles. Recent incidents have underscored the dangers associated with this negligence; leaving the gates unsecured jeopardizes our safety and the security of our belongings.Considering the high cost of living here, especially in relation to the average rent in the area, I believe that Prose Champions should be doing significantly better. We deserve more than what we are currently receiving.

The maintenance man (shawn) does a great job at keeping the apartments really nice. he picks up any trash that’s left behind by others. he is a hardworker and makes sure everything is in order

My stuff has been stolen multiple times. Gates are always broken. Trash is always piled up . Always someone playing music loud af now someone was killed here in the parking lot. Do not recommend

I am not sure who took over management but I would not advise renting here. I lived here for 2 years, paid rent on time, was a great tenant & left my apartment very clean upon moving out. I have been waiting over 3 months to receive my deposit. Every time I have called I get the run around. I sent an email and didn’t receive a response. I was told my email didn’t have clear information on who to contact but when I checked the email I sent I put my first and last name along with my email and phone number. So if you appreciate honest communication I’d look else where.

I just wanted to let anyone looking for a nice place to call home to take a hard look at The Standard At Champions, first and foremost their on site management is outstanding Yadira is kind and professional she and her team are always looking to improve the property and make sure it feels like home. Its a large floor plan and the cost is more than fair with a great gym and beautiful pool that I used almost every weekend. Tell Yadira I sent you she and her staff will welcome you and make you feel at home.

I’ve been here for 2+ years and I’ve never had as many issues as it is now. The change in management was a faulty decision. We now have to pay for our own filters to replace in the refrigerators that belong to the facility… Nuts right? It’s also not worth the money we pay a month to see dog poop EVERYWHERE. The least the facility can do is install cameras to prevent residents from getting away with this as well as thieves coming il to the property to break in people’s vehicles and stealing tires. They have someone to ride in a vehicle at night to “scan” the premises but they aren’t preventing thefts. I am highly disappointed in this company. I hope they can get it together or have another company to take over and fix the chaos.

Yall my husband and I have only lived here for 4 months and our car just got broken into, I even double lock our car every night, so Im guessing they pick the door locks. Someone also tried to steal our tires a couple months ago too. AND someone just got shot and killed here not even a week ago for a robbery.. So tired of this place. Our apartment smells like weed, the maintenance said we just wash too many clothes when in reality our washing machine is broken beyond tolerable, it makes the loudest wiring noise ever it makes u never wanna wash anything. The pools just closed all the time, the gates are literally never closed.. were supposed to have a night cop here and obviously they dont do anything.. DONT live here. the prices are not hood prices yet the experience is...

Don’t do it! I’ve been here since March, when they had their old company and they switched up a month after. I have a long list of issues with this place.- ROBBERIES- 2 cars left on bricks that I know of and both times happened in front of my window- 2 people tried to rob a resident and ended up dead when the resident took the gun from the guy and shot him- I’ve seen an officer escort a lady in her underwear off the property (I’m not sure of the details)- The gate is always broken- Dumpster overfills- People leave their nasty trash out all day- Poop everywhere- Pool is always closed or dirty- Maintenance issues- I was left without a washer for a month. When they did replace it, they gave us a smaller one.- They took over a month to fix a hole in my ceiling and now it’s been a month since they’ve put a second hole in my ceiling and still not fixed.- They don’t change water filters anymore- Spiders everywhere- Water leaks into my apartment with heavy rain. They said they’d get vendors out to look at it and they never came. It’s been 5 months.- They spend lots of money on the aesthetic of the apartments but not on maintenance.Don’t believe the 5 star reviews either. These people blame most of these problems on the last company but it seemed so peaceful and quiet the one month we were with them. They were quick with maintenance requests unlike the current company. If I had known there was gonna be a change in companies I would have never signed the lease.

I am a Resident and it is a pity to say that to be a new and luxury complex, the Security is horrible pessimum They do not serve the gates never have a solution for it because they do not know who damages them because the security cameras No one serves, two weeks ago I was the victim of a massive theft in the apartments almost 10 affected cars And they do not give us a solution because they say they are not responsible? The safety of the complex to leave a car in 4 blocks to pay us the glass of who is the fault of the residence? Three weeks ago someone was killed until my family and I have the image in our head psychological damage and that should not happen if the gates and cameras were in perfect condition...The manager is not a person who helps or is diligent NOTHING SERVE IF starting with the administration they do not provide solutions to us residents, they did not pay me any of the expenses caused and everything is their fault!!!! The residents who were affected should meet to make decisions to cancel our belongings to which we were affected!!! I have been looking for the right apartment for me and my family and at my absolute wits end ready to give up. When I walked in here I was greeted with the most amazing woman named Ashleigh. She made me feel at home as soon as I walked in. She listened to all my needs and what I was looking for. She calmed my anxiety and spoke to me like a normal person. She didnt pressure me into anything at all. She walked with me to tour the complex as she showed me the amenities and floor plans. Her knowledge of it all was exceptional. Ashleigh walked me through the application which was a blessing because again I was at my wits end of even trying to find an apartment. I left here feeling like I have accomplished something that has been such a daunting task. If you are reading these reviews to determine if this is a good place to look just know it is. And dont forget to ask for Ashleigh. She will give you the best experience.

They went up on the rent and lied about keeping the rent the same , they also added 3 trash fees and adding some unauthorized new Insurance to protect they’re property when we are already required to have rental insurance prior to moving in . Everytime I called about this I could never get a straight answer. They also charge me for water that wasn’t used due to me being out of town for 2months . and told me an excuse about that as well

Looking for a new place and decided to stop here for a tour. Darvin had great customer service and was very knowledgeable about the property. Property is nice and staff seem to care about the community and great service.

This place is ridiculous. The staff is a mess. They just care about themselves. And that AI bs processing documents is ridiculous. We were promised something was going to work out by our desired move in date (the 11th) and then we had to wait an extra week all for absolutely nothing to be done. Waste of our time and money. Save yourself the time and go somewhere else

This “gated complex” is never actually gated. They can’t ever seem to keep the gates working leading to them always being open welcoming in everyone. It’s gotten so bad that peoples tires have gotten stolen and even robbed and shot!! Do not live here if you care about your safety. And they wouldn’t even lower rent smh. Also our neighbor smokes a crazy amount of weed and our apartment is a free second hand high at this point. One upside is that the apartment is nice and probably looks like the pictures

Mr car has been broken into twice in the past 6 months since I been here. Also ever since the new management came in the apartments have gone down hill quick. For the month of may they gave a special and then the month of June they gave another special according to them until they come knocking and say I was late for rent, when I showed them I paid they said I still owed 1200 even though I had already paid 700 smh this new management doesn’t know what they are doing and I advise people not to move here. Can’t wait for my lease to be over.

As of today I am officially done living here.When we first moved to these apartments in 2022 they were nothing like they are now. I can’t even feel safe leaving my apartment anymore. Maintenance requests go unattended and the overall appearance of the complex has changed so much. I will be moving when my lease is up.

*This is a zero star review* This property is grossly unprofessional, if you wanna be tricked out of $200 then apply here. Let’s start off with how they don’t answer the phone, so when you try to call you can’t reach anyone. I was having issues with submitting my paystubs, so from the day I applied and the next 5 days I tired to call this property and left numerous voicemails only to reach NO one. Finally I got a call from the property manager, but I missed it by 15 minutes and when I called back, guess what? No answer! So I tried calling again everyday until I finally reached some lady to explain my situation with the system and my paystubs. She gave me some alternate steps I could take. Upload my banks statements, and email a offer letter I just got from another job, that was cool so I did that. Next day I received a denial for unverifiable income. And guess what I’m sure I won’t be able to reach anyone to speak about the situation so I’ll just have take a L on my money and try to find a more professional complex.

I am absolutely livid about the deplorable conditions in my unit at The Standard at Champions! The AC has not been working since 05/30/24, and despite my immediate reporting on 05/31/24, management has callously brushed aside our suffering with nothing but empty assurances and feeble excuses. Can you imagine enduring 84-degree heat inside your own home, feeling like youre suffocating every time you step through the door? My husband, who already works under the scorching sun all day, comes home to what feels like a blistering 100-degree sauna! We can not even use the stove without the temperature rising a couple degrees. This is beyond unacceptable!Weve been forced to leave our own home and stay with relatives, enduring longer commutes and disrupting our lives, all because management couldnt be bothered to prioritize our basic comfort and well-being. It wasnt until I escalated the issue to corporate yesterday that they finally bothered to take action, and even then, they have the audacity to tell us its a simple fix? The technician came on Friday and now saying we need an entire AC unit which they said they would replace since the beginning. They have no idea what they’re doing.I understand many residents are without AC and I understand the process of going in order of the service request but we have not even gotten any updates from management. I have to take time out of my day to call to get an update or go to the leasing office after work/ on my lunch break because most of time they don’t answer my calls. If someone was giving us updates and letting us know what was going on I wouldn’t be this upset. Even corporate doesnt answer my emails or phone calls.The sheer lack of empathy, communication, and urgency from management is utterly appalling! Its been 2 weeks of horrible living conditions. I aim to seek immediate action and meaningful compensation from The Standard at Champions management! We deserve better, we pay our rent on time and are good neighbors, I hope we can be compensated for this inconvenience.

It’s been more than 3 weeks without AC in my apartment now. We’ve been contacting everyone and still no action has been taken and when we called they say our 90 degree apartment is not an emergency. All these new reviews are fake, on the outside it looks nice because the previous management kept up with the property but it is quickly downhill. Dog poop everywhere and front office never answering phones. Please do not consider moving here it is not worth the price. Counting down the days until our lease is up.

This complex has gone downhill fast after the new management took over. Dog waste bags havent been replaced for 2 months, pretty much everywhere is no longer cleaned/maintained. On top of all that, communication has been completely absent. The new resident portal has a community tab that the community cant post in. Theyve gone completely silent on socials, emails, phone calls, etc... Incredibly frustrating to see a new complex that was nice degrade so quickly because of management.

Beautiful units . And Moses the maintenance guy is amazing . Only issue I have is with the front gates . No gate code so if you order Uber eats or packages be prepared to walk to the front to get those things or sometimes your packages won’t get delivered because they can’t get it. Serious ant problem . Had pest control come twice and still having the same issue

Always a problem with the gates. Either not opening or mostly being left wide open. Dog poop everywhere. Tenants not picking up behind dogs. Trash left outside doors. Pay for pest control and never had a notice of when they have came and sprayed. Other than these things, Im content here.

It’s been almost 3 months since I requested my room fan fixed. The fans makes a loud noise when running. Someone came in looked at it and said “I’ll order a new one”. That was it. Nothing has been done about it. My fridge filter needed replacement and when I put in a request, they told me they “DO NOT FIX FILTERS”. Although this is ok, it’s too expensive for basic services not to be rendered

Living at Prose Champions has been a pleasure. Maintenance is always really good about taking care of my requests within 72 hours. The office staff is also very nice and accommodating. Faith is super helpful and always willing to help and listen. She does a phenomenal job putting the residents first. This property is fairly new so all of the touches and applications are updated and new. There are no bugs whatsoever and the property is always clean. I highly recommend living here. 10/10.

The new management as you can see in everyone who is a real person living here reviews is terrible. Prior to switching management companies maintenance requests were attended to and completed within 48hrs. Ive had multiple request placed since the change and nothing fixed. They are trying to say i am responsible for paying for things maintenance is literally hired to do. A leak formed in my ceiling they came to look at it and did nothing else for a month and now they are back banging on my door to see about a leak because its now happening down stairs as well. The gate has been broken since the switch. The last management company made sure the gates were fixed within a few days of anything happening. Impossible to get your guests through or any food delivery service. The property sends out zero communication. The pool is randomly closed often. The halls are no longer kept clean. The property is going downhill fast! They absolutely never follow up. They cancel or makr requests as completed. They do not respond to emails.

Dirty dirty place! And notice all our real reviews are ignored by the management team and the one fake 5 star review gets a response! The new management absolutely ran this place to the dirt!!!! This place is dirty and poorly kept dog poop everywhere, trash every where, people’s ac units are breaking, IN TEXAS, where the temperatures easily reach over 95 degrees. I’ve made several complaints about my neighbor who is especially dirty smoking weed in the hallway, walking their dogs without leashes, their untrained animals pee and poop in the hallway, and they leave large piles of trash in the hallway and the apartment has done nothing! This place used to be so nice and clean and I loved living here. This place is absolutely horrible. The gate doesn’t work so the residents can’t get in, cars will pile up in the front until someone can open the gate making it impossible to get your food delivered but somehow people can get in to break into cars and steal tires. The new management is garbage just like the property. This was once a beautiful property. In fact 3 months ago before this new “management” took over I would’ve gone as far to say this was the perfect property but it’s made a complete 180!! If you come tour make sure you take a look around the whole complex not just the model unit the office will show you in the building directly behind them, take a good look around cause this will be your dumpster of a home if you sign that lease!PLEASE notice the change in reviews from April three months ago when the old management was here to now that this new “management” team has taken over. TRASHHHHHHHHHHHHHHH

My time at the Standard has caused me serious distress. I was charged a late fee for my rent due to the switch of property management. I have continued to try and contact management for the issue with no solution. The gate never works. I am being over charged for rent with constant added fees. I am looking to take legal action against this property after everything I have been through.

DO NOT MOVE HERE !!!!!!!!!!!!This is one of the worst complexes that I’ve ever lived in. The management is terrible, they will lie to you saying that pest control will come and they never do. Also you can get your packages stolen and they won’t do anything about it. DO NOT let them get you with their move in special. You will be HIGHLY disappointed as the time goes on. The property is always dirty it’s full of dog poop everywhere you walk. The pool is also green.Also we’ve had break ins with the mailboxes I reached out to management and never received a response on that as well.

So I had Kayla and Jose helping me the entire time. They both were very attentive and helpful. Professional but still down to earth and not snoody or stern. Anytime an issues arose with move in process and just simply getting acclimated to the community they have been super helpful and fixed any problem. They are hands down the best leasing office crew i have ever had to deal with. Anytime i walk in to the office they dont just greet you while sitting down. They actually stand and almost meet you at the door. They walk with you to see what is going on and not just say well look into it. Even though the price was on the top end of my budget, the interactions and kindness they showed sealed the deal for me. Very glad i chose Prose

The new management is nothing but problems! Really wish we kept greystar… nothing is kept up with.. the pool is dirty, I find trash on the floors. The gate stickers dont work, the call box has been broken since the switch and they are in no rush to fix it, guests have to wait until someone can use their key fob to tail them in. They don’t answer their phones and they don’t do lockouts. I can’t wait until my lease ends so I can find somewhere else to go!

Maintenance is very bad, I were moved into these apartments with an unworkable ice maker. As of right now its not working, the people in the office kept telling me they would have it fixed.I got tied of the lies so I stop asking. I look forward to the ending of my lease.

Nice property! The team there was polite and greeted me when I walked in. The leasing team was informal and the manager was hands on with his team. He checked on me after the tour and also help me and the leasing consultant find the best options for what I was looking for. Overall a great experience!!!

If you want your car getting broken in to all the time, your tires getting stolen every 3 months being left on bricks . This is the place to live. They don’t care about your safety . They just care about ya money. Crazy how I pay 1900$ for rent + bills and still have to be worried. They have security but that’s a joke. Sits in the same place all day. Gates are always down. So I don’t get the point of getting charged extra for all the extras that do not work .Not a place you want your small kids to be there is always someone in there car smoking weed or hotboxing.. with small kids running within 40-50 ftIf your looking to rent your better off renting a home or getting charged an extra 100$ a month at the appts at vintage park. If they can charge you for something to make more money best believe they will. But when you request something they go cricket mode. 2 more months to go till my lease is up then we are out of here. Let’s see how many times I get broken or my tires stolen.

Boyfriends truck got stolen off property (live together) and they don’t have any surveillance cameras to help. Never respond back to emails or call back when having to leave a voicemail.

Theft is bad in this area. My car got broken into and then someone stole their tires. Love the apartments and staff just not the area. There does definitely need to be police patrol going on at night. A cop sits inside the office during hours he needs to be here during the night time.

Someone was shot and killed today in the parking lot.Dogs poop everywhere.Constant screams and fights from neighbors.Around a month ago, a lady that also lives in this community , broke in on my apartment and stole stuffs. I have everything on video.

This is my first year here at these apartments and my first 10 months was great till they had a change in management and changed the name to the standard at champions now this complex is a joke the management is horrible. I have never once been late on a late fee and due to my card getting cut off for fraud I couldnt pay my rent online so I went to Bank n got cashier check and couldn’t give to them because of my work schedule and office is closed. I called multiple times they NEVER answer the phone. I emailed management they didn’t even respond and won’t reverse the late fee when I NEVER been late. The pool is never cleaned. Management doesn’t care about you. They haven’t fixed the gate since they took over. They are doubling up on chargers from the past management that had nothing to do with tennits. I highly recommend you find another place to stay! This place is horrible doesn’t care about you and just money hungry!

My family and I experience has been great. We had the pleasure to work with Jose the community manager and he has made our leasing process easy and stress free! Thank you Jose and staff for everything. Can’t wait for us to call Prose Champions home next week!

I wouldn’t recommend living here , firstly I moved in and there were dead roaches immediately upon opening my door for the first time, and have continued to have roach issues throughout my stay. Management has done nothing for this issue. The complex is also very dirty, I’ve kept an eye on the trash in my particular stairwell and it has been there months. Dog poop scattered and not to mention the fact that people just leave their trash around the halls adding to the mess. Management is awful to deal with, and it seems every time I go in the office , a new person has replaced the last. They have terrible parking rules and no security other than an empty police car by the gate. Overall glad my lease is almost up , because I’m ready to get out of here.

Don’t move here the apartment complex building structure are so terrible you can get the slightest bit of rain and can expect to be with no power for days the office don’t answer calls and they have nothing in plan for situations like these other than to just deal with it .

The apartment complex isn’t well kept at all. There’s trash and dog poop everywhere once you get outside. The staff in the office ignores concerns or blow you off with a condescending attitude. I told them about a hornet’s nest in the stairwell that wasn’t taken care of for weeks, the gates will be broken for weeks if not months at a time, and besides the inside of the apartments themselves this complex is chaos. Not to mention the “security” is a police vehicle that’s parked outside of the complex office that never actually has a police officer inside of it. I wouldn’t recommend living here if you value cleanliness and hospitality. If you have any visitors no matter if it’s for a weekend or a day there’s potential for them to get their car towed, as well as your own if you don’t have your registration updated. Be sure to read the fine print on ANY documents

Read til the end !!!I moved into a roach infested apartment here on November 15th, 2023. When Kayla and I did my walkthrough, we saw a roach, so I already anticipated having to bomb it. But what came next was Insane. My first night I killed about 15 roaches.HOWEVER, I had this issue handled by Jose in the leasing office, which allowed me to move Into another unit, 2 days later…bc baybbeeee I was NOT staying there.Not only have I seen zero roaches in my new unit, after laying down boric acid tabs, but Jose and the entire office have gone above and beyond to compensate me. I was given a gift card, a credit to my account, and lots of resources to prevent any other bugs from coming In my place.I do believe this was an isolated situation and maybe the residents before me were dirty. But I am overall satisfied with my place! It’s spacious (I have a 2BR 2ba), affordable, and I’m in the back of the complex so it’s quiet.They def went above and beyond and I’m grateful to them for accommodating.I plan to stay here for a few years!

My daughter has not had AC for the past 2 weeks!! It’s been 90 degrees in her apartment and management could care less! They keep giving her the runaround and she has also reached out to corporate as well. Nothing has been resolved and they seem not to care. She has filed a complaint with the BBB and the next step is the news outlets because at this point these are not acceptable living conditions.

I have lived here for over a year and I really cant complain about anything here. Ofcourse rent is high but it is high everywhere. The only thing that I have had issues with is not being able to have my own outdoor grill as I rather eat grilled food than fried. There is only 1 public grill for the whole complex so as you can imagine in the summer it can be difficult to find time to use it. I think they should add a 2nd one on the side of the 1st as there is space and that would definitely help. Other than that its a decent place to live. Security on prmises and any concerns are handled in a timely manner. If your looking for a clean,modern, and safe place to live then Prose Champions is your place.

I give only 1 star because I am so disappointed with this apartment, I have already started the online application I had difficulty sending I told them that I cannot send the application they told me to send my information by email I sent everything I specify that I do not have a bad rental score and my credit score is 755 they ask me for a $500 deposit even though they told me that the deposit was $300 thing that I told them I cant do because I have no problem with my information. They are not professional at all.

My apartment is very nice and clean. I love the layout and the finishes, it is spacious and well thought out. I love the amenities available in the community, my favorite being the dog park.

I have nothing but good things to say about Prose Champions. My entire leasing experience was great! The whole staff is amazing, Kayla was attentive and a joy to work with when leasing my apartment. While living here Amber has helped me a couple times and she was on top of it! Not to mention Maintenance has always been here the very next day after putting in a work order!

The gate is always broke and you cant buzz anyone in to visit you. Everyone on the 3rd floor in bldg 11 leaves their trash cans outside 24 hours per day.

It’s a nice apartment & the staff is really nice and helpful but I wouldn’t recommend living here simply off the fact that they have no type of security or patrol. There has been a couple times where people’s vehicles have been robbed. They’ve either taken their tires or broken in. You would think they would up the security do to those situations happening but nothing has been done about it. We’re expected to pay luxury type money for an apartment that doesn’t really guarantee you safety. If you move here just know every night you just have to mentally prepare yourself and hope that your car doesn’t get broken into or the tires aren’t missing.

Do Not Move Here!! Cars are getting stolen and burglarized almost every night!! It’s unsafe and the patrol is non existent! I would give zero stars if I could! Management is unsympathetic and tells you there’s nothing they can do about it! They refuse to put up security cameras for the public spaces which would be an easy fix! They do not care enough! What’s the point of being in a “gated community”??? It’s useless you and your valuables are vulnerable every single night! Is that your definition of luxury living??? Don’t make the same mistake we did! It’ll cost you for sure

Really nice and modern apartments. They keep the social areas clean and available for the residents. The fitness room is very nice and has all you need for a good work out. Great maintenance team. Neighbors are nice, quite and polite. I have 0 complaints, really love my home here.

The process of finding an affordable nice apartment is very challenging. However when my realtor recommended prose I had no idea that it was gonna be a smooth transition Ms Alma the leasing agent walked me through the entire process and the updater App helped me with all the hassles of moving. Services like renters insurance, transfer utilities, getting great rates on a moving company, forwarding mail etc. The process was Smoot. I think I made an excellent decision choosing prose community to live.

From first impression, i love it. Everyone so friendly! Kayla made my application process super amazing. Be patient it does take a bit of time but worth the wait!

The staff in the leasing office are rude and smug when you come to them with a concern. Security is a joke. If your vehicle registration is out, the complex’s towing company will tow your car. The front and side gates have been broken for months and have not been repaired. Don’t move here.

Apartments are really nice and staff is great. Only bad thing is that we hadnt even lived here a month and my husbands truck got burglarized. Its been a few times we get home and notice suspicious vehicles just roaming around the complex at night. There needs to be security patrol at least.

Would love to move here but based off the reviews, I will not be applying based off of the negative reviews about security. Security is my top priority and from the reviews it seems to have been going on for years and never addressed up to a couple days ago, still an issue. Very disappointing there aren’t better security measures set in place after all this time and even more devastating is management not taking action or helping their tenants when they are victimized.

My girlfriend and I made a great decision with moving here with our son and dog! Staff was great and very timely! Amber-Leigh and Kayla were both very responsive when we needed any additional information and walked us through our move in! The apt has EVERYTHING we were searching for in a home for a few years! Overall we all love it here!

So far my experience at Prose Champions has been great. Kayla in the front office went above and beyond to assist me with getting approved and obtaining keys within 24 hrs as i had a moving truck to unload and the only person to help me had to fly out that evening in order to return home to Rhode Island. We took the 30 hr drive from RI to Houston in a 16 ft truck with towing my SUV on the back. I forgot to mention we also had my 9 month old American Bully with us, laying in his doggy bed between two bucket seats. It was a very long ride.

Very disappointing, my friends vehicle got stolen, they took his 4 tires. The leasing office doesnt care about the situation, the staff from the office are no help at all, these apartments dont have a surveillance service. If you move in here you wont be able to sleep at night!!!!

The inside of the apartments are amazing, however the neighborhood sucks. There’s always a car being broken into and the gate stays open for far to long. There’s an interesting mix of residents who are very loud day and night. The people from across the street use our amenities and there’s no nightly security officer.The staff is very helpful and sweet.

I must acknoledge Pallas!! This was the 1st apartment comlpex I visited an after visiting so many I really feel its the leasing agents that determin who you want to deal wih while also feeling comfortable where you live. After meeting her any agent i met I compared to her and no one was as nice or detailed as her. She made me feel very welcomed and has been very patient with me. Thank You Pallas!!!

Took a look at the complex as a follow a lot of Apt realtors in the Houston area on insta it’s fairly new and the staff seems to be polite, the complex looks well kept as well however the monthly rent and the location doesn’t fit for me, the apartments are modern and very nice inside however I’ve been in a situation where my tires were stolen off of my car before and it seems like many tenants that live here have experienced that as well including car break-ins and I have no interest in taking the risk I don’t believe they offer garages at this complex I forgot to ask but I didn’t see any so I assume they don’t. Safety is big for me as a have a small child so no security after hours when it matters the most is a hard no. Although crime exist everywhere If you are familiar with this area in particular you know theft and break ins are very common unfortunately so just keep that in mind. Almost every Apt complex try to push “luxury” but it’s not luxury when you have to worry about if your car will be on bricks or not in the morning.

**** BEWARE IF YOUR SINGLE WITH A HIGH INCOME LEVELThis company does illegal evictions to try to collect fees from people that are wealthy. My rental portal stopped working after the second month into my lease. They refuse to take checks or allow in person payments in their office. Its intended to be luxury living but they dont listen to their tenants. They also hire entry level lawyers or law students to state illegal threats on the phone to harrass you in order to leave their property. I was born and raised in Cypress,Texas (1994). Champions Village was always a luxury place to live.This property will bring Champion Villages property values down. I hope they hire better staff. I hate to see my city like this.

My car got STOLEN here!!!! They dont care about you or your stuff at all! They have cameras all around the leasing office but refuse to put up security cameras around the buildings and parking lots. This could very easily be a 4 star property but if you value sleep, I suggest you keep looking for a more comfortablePlace. Every morning there is some sort of disturbance. Whether there’s a loud dump truck, or lawn care service. They ride lawn mowers every morning, trimming the same grass. Disturbing everyone’s sleep. Also, there are no security cameras here on the property. Good luck with proving anything to cops if you get into a situation.

Apartment is really nice 😍 when i did the tour, i just had to move in. I moved in about 2 weeks ago from now and its super quiet, all white applicants, and its very spacious. Only bad thing is someone had burglarized my car SO BE CAUTIOUS!

Guys, people will steal from you, especially if you have a car, and let me tell you that you will not receive any help and when you reach out for help they will not care and ignore you and the problem. Got my converter stolen, don’t know if I will get any compensation yet but I just believe these apartments need security for the monthly rent they’re asking for. It’s unfair having to put in my personal funds to pay for something that shouldn’t even be an issue. Totally speechless and appalled.

New management took over recently but the previous management would’ve never let this get this bad and they wonder why there’s a roach problem here

Very misleading company I had no bad renters back ground no criminal was told if my credit is below 550 they would do conditions the lady Whitney didn’t want to get back on the phone with me was getting other people to answer for her and told me I will get my 300$ back in 30 days instead of me picking my money up from them in less than a week she discriminated against me I feel like because a nicer apartment manager approved me with conditions she told me the manager can chose to lease you and she chose not to DO NOT TRUST HER DEAL WITH JOCELYN

Ever since the new management took over I have had a bad experience living here. The green areas are always dirty and trash cans are overflowing. The pet areas are not maintained and the trash cans are usually overflowing and pet bags are not replaced. The office never answers the phone anymore. The pool area is not maintained either and the gym and office areas smell and look dirty. I hope they fix the issues. The old management kept everything clean and in order they were super fast at fixing things and maintenance came right away when I would call them.Would like to add that my visitors vehicle was towed less than ten minutes from parking. Didn’t even have time to register the vehicle in the app. Should have never renewed my lease in this dump apartment complex. Next time I’ll make sure to add people before they even leave their house, might get them towed at the gate for not having a permit yet. I’m sure the five star reviews are paid or promotions because the people that actually live here have zero stars to rate this place.

The new administration is a total disaster, the manager is a very unprofessional arrogant man, he does not know how to treat the tenants, a week ago I was the victim of a robbery, they broke a glass in my car to rob me from the inside, they do not want to answer us for the damages caused, or there are security cameras and the worst thing is we are exposed and insecure

In short, this is an ideal place for those who are looking for a modern space, with many amenities at an excellent price. I love this place but the best thing is the service of the staff. Thank you very much Kayla Hernández for making the rental process so simple with the best service and attention. I definitely recommend visiting this option if you are looking for an apartment in this area.

The pool water must always be clean and disinfected for healthy use, unfortunately in these apartments it has a completely uncontrolled pH, cloudy and dirty green water as you can see in the images, this shows us that it has zero maintenance which can generate different bacterial infections with E.cole and risk of falls, etc.
