I stayed here for a year and have been sad to say goodbye. Everything about the property is 10/10, its amenities, the concierge and leasing staff. All good people. Its clean and above all safe, which was my biggest concern. Its also walking distance to the buffalo bayou trail which i got my 10k steps at every day. 10/10b

Updated Review:I initially had concerns about the new parking garage changes regarding guest parking, which were introduced by management. However, after much discussion, it seems they’ve made this issue a top priority - hence I have updated my star rating and review.I’ve lived at The Sterling for over three years now, so I feel qualified to share my experience.Safety:First and foremost, I’ve never felt unsafe in this complex, which, as a woman in her mid-20s, was a top priority for me. Even at night, while taking my dog to the dog park, I’ve always been mindful of my surroundings but have never had any real concerns for my safety.Additionally, there is an overnight parking garage attendant who monitors both the public and resident parking areas. If the resident parking garage door is ever broken (e.g., stuck open), the overnight security ensures that all cars are checked to confirm they belong to residents. This added security is an excellent feature, especially if you’re familiar with living in Houston—it’s a rarity and greatly appreciated.Maintenance and Cleanliness:The maintenance and cleaning teams deserve more credit. I’ve never had a maintenance ticket that wasn’t addressed in a timely manner. Having lived in many apartment complexes, I can confidently say this is by far the most attentive team I’ve encountered.The cleaning staff works consistently throughout the week, keeping the complex well-maintained and organized. Additionally, the amenities (in my experience) are always extremely clean, which I greatly appreciate.Amenities:While the amenities are well-maintained, I do wish the pool had extended hours. That said, it’s understandable, as some units face the pool area, and late-night hours could cause disturbances. Aside from that, the amenities are undeniably luxurious and a space I personally love to spend time in, as do my guests.Units:The units themselves are fairly average in size for a one-bedroom apartment in Houston. However, I do wish there was more storage space. I’ve found myself literally longing for a linen closet or additional drawer space. On the bright side, it has encouraged me to get creative and stay organized.There are a few other things to note:The living rooms don’t have ceiling fans or overhead lighting. You can install your own, which is what I did by adding a fan.The windows don’t open, so the only access to outdoor air is through the balcony door. One of my favorite features is the high ceilings on the fourth floor, which make the space feel more open and airy.Ive read some negative reviews about the fire alarms going off. To be honest, yes, that has happened, but not as frequently as some reviews make it seem. It’s obviously annoying in the moment, but the alarms never last too long, and we typically receive an email explaining what triggered them. Additionally, the complex has been opening several new businesses downstairs, which may occasionally trigger testing. However, they always notify residents in advance about any scheduled fire alarm testing, which I really appreciate.Speaking of emails, I think this complex is probably the most communicative I’ve ever lived in (which explains my initial shock and frustration regarding the parking garage updates). If, for example, an elevator isn’t working or the jacuzzi jets aren’t functioning, the complex will:A. Notify residents of the issue.B. Provide clear updates on their action plan, such as when repair technicians are scheduled to arrive, whether specific parts are causing delays, etc.They do an excellent job of keeping us informed about what’s happening in the complex.I hope this review provides helpful and honest insight into living at this complex. When I was considering moving in, I really wished someone had shared a truthful and detailed perspective, so I wanted to take the time to do that here.

Bait and switch. Several issues with move-in process, quality of apartment and amenities. The apartments are quite cheaply built and you can hear any and everything from people and animals walking down the hallways or in other apartments. There is a foul mildew odor coming from the pipes/garbage disposal since I moved in that negatively impacts my ability to enjoy being in my kitchen area. This is a pretty social building, with some residents often being excessively noisy with complete disregard for others. The staff is not responsive towards addressing noise complaints, and I do not believe that there is actually a courtesy office on site. Despite being in a large retail area, there are very little security measures executed with concierge allowing anyone to enter or access the building and elevators without following general protocol of receiving direct notice from resident. Multiple doors and elevators are typically broken at entryway points. My first week living here someone mentioned seeing a homeless person sleeping in the stairwell. Trash rooms are filthy and not properly maintained. Residents fail to clean after themselves and pets and the entire building facing the graveyard always has a putrid smell. To make it all worse, not only are residents charged for parking but the Sterling has decided to prioritize monetization of the parking garage for retail parking and have told residents they will not provide any solutions for guest parking, a basic amenity that I was told was available prior to move in. In terms of value, most of the events are cheaply executed for the rent rate and the Sterling fails to keep up with other basic upkeep and of the property (the carpets don’t appear to have been cleaned in months, the hot tub has been broken for months, outdoor equipment and furniture is not cleaned regularly, etc). Management goes through the typical process of consistently gaslighting residents that request that Sterling holds themselves to a set standard that a “luxury” apartment is expected to provide and ideally prioritize. For the price and quality, I’d have to recommend living elsewhere. The Sterling simply tries to get by with the assumption that residents will be committed to the benefits the area and location offers, without having any real accountability towards meeting the basic requirements expected from “luxury living” and genuine commitment to improvements for resident experience.

I moved in here about two months ago and we all know moving is so stressful but Gregory at the consierge made it so much easier for me. He was so nice and helpful and as well as easy to talk to. Also, living alone can be scary but I feel so safe here! I know they have 24/7 security that do their job right. Being in a place that is so welcoming but also safe is so important! There isn’t a better place for it then here at The Sterling.

Today was my second time touring at The Sterling and I truly cannot wait for this apartment to be opened. I’m a firm believer that first impressions are everything so needless to say, I had a great impression after touring with Natalie. She was so well informed of the entire project from start to finish. She knows the apartment from inside out and was so accommodating to my client and I. If you’re in the market for a new apartment, I highly suggest checking out The Sterling at Regent Square. This new district in Houston is going to be one of its kind and truly cutting edge. 10/10 recommend and I already have a few more clients interested in checking out this development!

Giving you a 1 star specifically because of that parking garage. I used it to go to one of the restaurants (that covers parking). A few weeks later I got a letter in the mail saying I overstayed and owed $85 or its going to collections... I have since sent screenshots that I did use the code, paid, and was at the restaurant. Just because a system is new and high tech, doesnt mean it is good...

Amazing apartment. They had everything there from the pool to games. We had a party room reserved and the room was big enough for 100+ people. Shuffle board kitchens and billiards were available for use. Even had full outdoor kitchen along with two indoor for your friends and family to set up like we did.

We booked our tour of The Sterling with Carlos and let me tell you he did not disappoint!!! He was very welcoming and made us feel right at home. He really made the community stand out and sound so friendly. He had an answer for every question we threw at him and gave us a lot of information. If you are looking to book a tour of The Sterling Carlos is the man for the job!!

Got a bill in the mail for $85 after parking on the first floor of a garage in the shopping center where I spent 3 hours. The garage says nothing about restrictions. Owner said something about the garage signage QR codes indicating that its paid parking... Its just like property managers / leasing agents to be combative. Never had an issue parking here before and certainly didnt see any QR codes jumping out at me that I should have scanned to learn about fees. I will never spend any time in this shopping center again because of this issue. You just shot yourself in the foot and lost every future dollar I might have ever put into this place. Go ahead and post whatever reply youd like; youve lost my business forever. This place is nowhere near anything else. Its not like anyone parking here is going anywhere other than this shopping center.

I’ve been living at The Sterling for 4 months now and have loved my experience so far. I “toured” the property on FaceTime and secured my unit without seeing the place in person. Denisha did a great job answering all of my questions and removing any hesitations I had with committing to something remotely. Carlos handled my move-in and made me feel really welcomed to the community. Frank has been super helpful with my maintenance requests and I always enjoy running into him around the property. The entire concierge team is great but I often see Linette and am still so appreciative of when she helped me move a heavy piece of furniture into my unit.

Usually I’m more concerned with the physical place I’m living in but what convinced me to live here was knowing that man was there watching over the property and looking after the residents.He’s a true joy.

I lived at the Sterling for two years and had an exceptional experience. The concierge, leasing team, and maintenance staff were professional and friendly. Any time I had a question or request, the team was helpful in a timely fashion. I would have renewed for another year if I wasnt relocating for work across the country! The location is perfect for young professionals as it is close to the bayou, walkable to two grocery stores, and close to many great bars and restaurants. As a single female I always felt very safe in the area.

I have lived here for almost 3 years and the Sterling has steadily declined during my time here. The units while “aesthetic” are cheaply made, amenities are expansive but cost additional if you ever want to host an event, and now they’ve taken away parking for guests in an effort to monetize their garage space even further. Where will our guests park? “Try the street” is the response we get.The lack of concern towards addressing residents complaints is appalling to me. We hear about car break-ins all the time, elevators / garage doors break down frequently, the fire alarms are constant, and some residents have had mold issues. None of these problems are ever formally addressed by management, and on top of that, they continue to increase rent and add additional fees.Don’t be fooled by the pretty amenities, this place sucks! Oh and check all the 5 star reviews, it’s from people who tour and not actual residents.

I just recently moved to The Sterling from Maryland, and I couldnt be happier. Even though my walk through experience was virtual, the staff have been amazing from the start and helped me through the entire process. There was transparency and honesty, which is something I value. The amenities, the maintenance crew, and again staff work really hard to keep things up and running, and as being such a big community in size, they do a wonderful job as it must not come easy. What I love most is the constant communication the staff has with the residents pertaining to any situation, whether good or bad. As we must know, there are always unpleasant situations that can happen in building communities, but the hard work from the entire staff and management never goes unnoticed. Im thankful to be a new Houston resident and a part of the Sterling community. Cheers!

I lived here for a little over 2 years. This complex has pros and cons as all do, but I will do my best to organize some here:Pros:Area. Location is perfect, walkable, and very convenient to pretty much everything central.Price. I do think for the area the units are reasonably priced. If you look at any of the surrounding buildings (Hanover’s) they are much more costly, so Sterling is a good place if you’re looking for more reasonable rent.Staff. Concierge was very nice (I did have an issue with a former staff member) but the current staff was very nice and friendly.Cons:Building is cheaply made and is purely aesthetic. My unit was on the 7th/top floor, and I assumed I wouldn’t have the same noise issues many apartments had. Unfortunately I couldn’t have been more wrong and instead dealt with constant shaking (felt like mini earthquakes throughout the day) due to the parking garage/cars driving in it causing my unit, all the way on floor 7, to shake. This happened 24/7. Would shake my pots and pans in my cabinets, glass, and rattle the floors. When I inquired, maintenance was in my unit multiple times to check and finally figured out it was the garage. I asked if speed bumps could be put in or anything to help the situation. Nothing was done. The entire side of the building had the same experience on my floor.Fire alarms. Since the building is part of a commercial space, you’re subject to the work and construction of the surrounding restaurants. Alarms go off constantly. During the day, middle of the night, doesn’t matter. Sometimes you get a warning, sometimes you don’t, it was absolutely ridiculous and I doubt will subside. The alarms are also painfully loud in the hallways.Elevators. Again, if you live on the side of the building closest to the dog park, the elevator closest to you will never work. It stopped working months ago (around May) and is now a “temporary fix” due to missing parts. Having to lug groceries or walk to your car with another elevator was very frustrating and you never knew when it would work.Billing/fees. The system (Minol) they use tacks on a million random fees and quite frankly doesn’t make sense for a tenant. I was just billed my final move out and no one can truly explain my charges to me ($95 for water which makes 0 sense) and charged a $20 “account termination fee”…Lastly, I will point out that I had an issue with a former concierge staff inappropriately contacting me. My phone number was taken from the system, called from the work phone on-site, and when I finally reported it, I was told that “it wouldn’t happen again”. I escalated and asked for management to review again and explained that this was completely unacceptable and why women rarely speak up or are taken seriously when it comes to harassment. I was BEYOND disappointed by Windsor management, after I proved the times/frequency of the calls and mentioned what was said. They then decided to move him to another property, so clearly they were more concerned about keeping someone on payroll than protecting their residents’ privacy and security.Overall I wouldn’t recommend living here and it’s gone downhill tremendously since I moved in in 2022.

The staff is amazing, everyone from leasing agents Amanda, Willie, Lisa, Carlos, Maria, Event Planner Michelle, Concierge Greg, Israel, Neneth, Maintenance Francisco, Jessica, Ismael, Maria. Frank and others ,ALL work together to make our stay here seem like home in a friendly , safe and clean Community ! I loved the Thanksgiving dinner and Christmas party given for the residents! My friends don’t think we will ever buy another house because they see my Facebook post and they think we are living our best life ! So many places to eat out and shopping is near by !! I love it !! My husband and I are retired and we now have more time to enjoy exercising , walking, and each other ! Love it here ! I’m probably one of the calmest people you will meet. I would never lie about this stuff, but everything I’m going to say is the gods honest truth. My first day there, I was told “lol you’ll see how “pretty” this apartment is.They told me so many things I can’t keep up, I asked why do you put attorney fee on the invoice and verbatim said “we have no attorney, we put it on there” basically to scare people.After my child had been bitten by ants and is highly allergic. I got maintenance. Caulked the wall and the FIRE ants found another wall; mind you they’re building ANOTHER complex. It’s almost a guarantee once they get you in you’re screwed. They took all my stuff out after my mother died, all of it including the home designers, Nickson, which Sterling said they never took so I must have taken it. ARE YOU KIDDING ME??? I didn’t even get my things. None. Thousands of dollars, a necklace that has my mothers ashes. I’m sure they’re long gone but cameras don’t lie..with one of these disturbing human beings selling this DISGUSTING ANT INVESTED, sexual assault (that was a suit against them too) they actually took the man who was hitting on my friend who’s a man side. Mouse on the microwave on the top floor. I can go on and on. I have every corespondennce with them. What’s sick is you pay a life style fee and god god, what a life style. Disgusting, I should have ran and I should have litstened to EVERY person that lived there to Gtfo. Due to my daughter getting eaten by ants half things not working and when they told me I could get my stuff it’s all gone. The ashes of my mother and the first baby I lost. You name it. Truly heartbreaking. Please don’t make the same mistake I did. PLEASE. This is not a disgruntled person. This is the truth. Their power is unreal, I had to blend my shake in the bathroom and if you want more people in the pool, just pay the pool guy $300. I will get justice for every person wronged by this place. Remember AMANDA, NATALIE, all of you, how oh I’ll let you out and then the next day found out YOU RENTED THE APARTMENT ALREADY. I’m coming for you in every legal way possible and I have multiple people as witnesses. I can’t believe I sent you flowers Natalie. You’re literally a FULL ON MONET. and these pictures are a quarter. I have sooo much lots more. Plus video. No one was ever at concierge, it’s on freaking going. They’ll keep you happy until they aren’t. Oh and you’re violating your own rules, when I went to get my stuff, the tenant had a rug outside which I was told I couldn’t.

Ive went through probably 4 or 5 different apartments, and that also includes 4, 5, or even more agents during the process of looking for an aapartment. Long story short, Im not the kind of person to typically leave a review, good or bad, but to anyone who is reading this, Carlos, the leasing agent has made my entire process an absolute breeze. Clear communication, great customer service, PATIENCE (since I had a million questions) and I honestly dont think I could have had a better agent to guide me. To Carlos, if you see this, Thank You!

If I could leave zero stars, I would.Lets start with the biggest issue mold. And lets just say Im not the only person that its happened to. I had to throw out tons of shoes and clothes due to the mold on them. They did give me $500 credit but its been MONTHS and they still never came to fix the issue.Car theft! I know about five other residents that have had their car stolen here. And recently, my motorcycle was taken out of the garage In addition to the two trucks stolen yesterday. When the police officer arrived to get the footage, Gregory at the concierge laughed and said the whole footage haha It was not helpful at all. Rude even the officer was taken back. there are no cameras in the resident parking area And constant break-ins and I also never see any security walking the premises and if there is security, theyre in the chair sleeping or on their phone.Also keep in mind if you have any guests come over they have to pay for parking if you have someone spending the night every time they come over its going to be $20. But since car theft is sooooo bad here I would Uber.

In short: Great staff, location, amenities and events.I toured the property way back in Jan and knew thats where I wanted to live next. My room wasnt going to be ready until Mid April and the leasing office worked out a fairly elaborate plan for me to stay at another property until my room was ready. Ive never met a leasing office that a) cared b) was even capable/authorized to make decision like that without having to talk to corporate. It would have been easier for all of them to tell me to figure it out, but they (Lisa, Amanda, & Carlos) jumped on it right away.I moved on site in early April and continue to be happy and confident that I made the right choice in moving here. Im not going to say anything new about the amenities and all that stuff, but I will continue to compliment the staff. In line with the anecdote above, Ive continued to be amazed at the autonomy and fs given by the staff. Theyve implemented changes that Ive suggested and just generally care about the well being of the property and the residents.The events here are remarkable and better than anywhere Ive lived by a factor of 5. They are good enough that a lot of residents attend, not just the same-ol 5-10 people that attend every event like community events in other complexes. The leasing office is always there and really feel like part of the community- not an us-vs them vibe like most places.The community checks every box on diversity which makes the vibe here even better. The community feels a lot more the Houston I grew up in rather than Houston half a mile to the west of here or the high-rises I lived in before. I dig it.Im also amazed at how clean this complex is. It seems like its being cleaned 24/7 and the maintenance and cleaning staff are all friendly and approachable. Its hard to find trash in the trashcan or even a chair thats not pushed under the table. Its clean enough that you want to leave the area nicer then when you found it- thats not easy to do.Last thing on the complex- they are still making improvements throughout the building. Not just on the new areas, but there will be new art here and there, or a painted wall that wasnt painted before... the only reason I notice is because it looks better.The community is still under construction, and yes, noises and misc stuff going on. Its not a big deal and its not forever. The package room has no issues and seems to be running really smooth.After living here for two months, I would be more likely to move here knowing everything I know now vs. when I signed the lease 5 months ago. Can you say that about where you live?

Leaving a one star mainly for several reasons (multiple car break ins and lack of security, pet owners do not clean after them for common courtesy, and now they’re charging guest to park on level one when that’s where majority of the break ins are). I’m not about to tell my boyfriend and family that they have to pay to just come visit me or stay over that’s just ridiculous. If it was just solely based on concierge and leasing agents only, the score would be higher. I’ve lived here for almost 2 years and everything unfortunately has gone downhill.

Since Ill be leaving and I dont feel obligated to hold my tongue, heres the honest review.Pros: The amenities are great. Probably one of the best pools in the area and the gym is unmatched. The place really is gorgeous.The concierge team is awesome! If Ive ever had an issue with a package I can count on them but theres usually never an issue because they are on top of making sure they get to where they need to be timely. They were also very helpful when I was away for about a month to let my friend up to check on my fish. They really make life easier and enjoyable!The maintenance team is pretty responsive. HOWEVER, one did hit my car in the garage and later lied to his insurance company that I hit his car. Management wasn’t helpful and told me the cameras didn’t work in that area. Had to do my own advocating to finally get it resolved.It’s in a good area (theres a cemetery next door that I didnt know about for the first week but I dont think that constitutes the location being bad).Cons: The amenities lol. The pool is a popular one and so its always packed with visitors. I was told when I moved in that the common areas were first come first serve. But if you wanted to throw an event that you needed to pay IF you didnt want anyone else utilizing the space. That changed after signing the lease to: if youre using the space at all then you are supposed to pay(some costing $1000). I think it has changed again but not sure of the new rule.Parking is pretty bad for your visitors since there is only visitor parking on the main floor which is also retail parking. Ive had friends searching for upwards of 20 mins looking for a spot. YOUR VISITORS NOW HAVE TO PAY TO PARK starting at $5 for 0-2 hours. There have also been break ins in several cars. I only know this due to neighbors. No statement sent out by the staff.I had issues with ants. An absolute infestation. They were able to remedy the problem but Im actually lucky apparently. There are many residents who have complained to me about mice and mold. Some having mold since the beginning. It would have been nice to have been told of the issue by the property and what they are doing to control and remedy it.I have been here for over 2 years and many of the retail places were supposed to be completed way before they were so I didnt get the full benefit of utilizing them. Also there were constant fire alarms. It got to the point where people werent evacuating because it was assumed it was just another false alarm. Safety was definitely compromised during this time. With them adding more retail I can only assume there will be continuous issues of this.Just like a few people have stated, you can tell the apartments were thrown together. Upon move in my apartment wasnt all the way put together. The tub was rusted around the drain and to this day the garbage isnt on an actual track to pull out. Its just wood against wood. Ive noticed clumps of glue For it to be as new as it is, I just didnt expect SO MANY minor things.If its not dog urine in the elevators, it’s trash randomly around the property and in the stairwells. The cleaning people do a great job of trying to keep up with it but you can tell how nasty the residents are on a Sunday evening/Monday morning when the cleaning crew is off. The caliber of residents appears to be declining a lot. Which is honestly the main reason I dont see myself paying over $2k at this property.

I toured the Sterling with Carlos this week, and I could not recommend this place more. From the very first interaction, Carlos was professional, courteous, and extremely helpful. He went above and beyond to provide exceptional customer service and ensure that I found the perfect apartment.The location of Sterling Regent Square is absolutely perfect. Its situated in a vibrant neighborhood, surrounded by great restaurants, shopping, and entertainment options. Plus, the amenities are truly amazing! From the state-of-the-art fitness center to the sparkling swimming pool and stunning rooftop lounge, it was perfect!I can confidently say that I am beyond excited to move into Sterling Regent Square, I couldnt be more thrilled with my decision. I was one of the first residents to move into The Sterling. The complex has so much to offer. Top notch amenities, great location, and the staff have been nothing short of amazing. The only thing I wish we had for the amount we pay to live here is full time garage security. Overall we have loved our 1 year lease here. However, wanted to share some honest feedback for future possible residents as to why we aren’t renewing. When we moved in we were so excited to have all the “coming soon” stores below. Here we are a year later about to move out with most of the square empty and construction below. I’ve woken up to early morning drilling and construction on and off for the entire lease, including this AM (which isn’t great when you work nights).The amenities and concierge are unmatched. Can’t say enough good things about the staff in general. Maintenance, concierge, leasing office all superb…As for the amenities they are sprawling and gorgeously well maintained…. But are often being used on the weekend. We hosted a party which cost $500 (the cheapest option, other rooms were $750 or $1000) for the back room which still didn’t guarantee residents stayed out as we had multiple folks walk through and show up before and at the end of the party with laptops and settled in to the room we rented. When we are paying $3400 for a 2 bedroom those prices don’t seem fair. I think it is the result of too many units sharing all the amenities. If the price was more reasonable and there was more variety in large floorplans we’d likely renew. They keep everything beautifully maintained.

If there was an option, I would give this apartment building a 0 ranking. Sterling at Reagent Square boasts to be a luxury apartment building with great amenities and that they recruit only the best to work at this building. The building allows and houses residents who own pets and you will find yourself, on a weekly basis, walking into elevators and common hallways splattered with dog urine. I have personally brought up the issue more than 10x with property management, sent emails, yet nothing is done about the issue. Management states that residents are fined for not cleaning up after their pets yet you can never actually really be sure about what you are told and the problem continues.My boyfriends 90k car was stolen on the first floor parking space of the Sterling and management refused to release footage of the property cameras to us. The main areas of the building, including hallways on the different floors are unsafe, as I have seen people enter the building without a fob key when residents open the door and walk up onto different floors. Management has stated that they are also not responsible for security inside the residence.I can only say that Shay and Gregory at the front desk have been great to interact with.Other than that, staff are condescending and always in a rush to speak to you.Ultimately, this luxury building extremely overpriced for what it provides.

The only reason I chose not to renew my lease, is because I’m moving out of state; otherwise The Sterling is the place to be in Houston Tx. I have been a resident here for 18 months, and I personally had the best time living here; I have a habit of finding the bright side in every situation through the grace of God.☮️ The Sterling is a very beautiful property, and the serene vibes are chef’s kiss. The neighbors are private, but pleasant; and most importantly welcoming and understanding. P.S. Very informative and very helpful she made the the moving process extremely easy. The building is top notch the pool and all of the amenities are five stars. I was very excited to move here and it ended up being one of the worst experiences I have had from an apartment management perspective.Let me be clear — amenities are great, concierge are amazing, but the way the property was being managed was not good.It quickly became a “dorm” vibes property with tons of partying, over flown trash shoots, and just messy. They also prioritize their influencer guests/ residents.There was also multiple times where there was “unplanned” fire alarms or construction sound from the businesses they were trying to build downstairs that disturbed working from home. We were not given a proper notice— it’s truly so unprofessional to not give a couple of days notice for professionals who work from home to plan to attend office. Can’t imagine living here with children with all the chaos going on.Additionally, if my puppy was alone at my apartment— the random fire alarms and construction gave him high levels of anxiety.I was also discriminated a couple of times by their staff. The most notable time was when a security officer came up to myself and my family (we were at the upstairs green area) and told us we had to leave because we were being “too loud”. At the time, there was no “amenity hours” and we were talking. Not yelling, not playing music, just talking.Overall, I moved to a different community and can already tell a massive difference.

The team led by Amanda was very attentive and really wanted to make sure this was a perfect fit for my new home. The sales, maintenance, concierge, and janitorial staff are all top notch quality and professional.Cleanest apartment I’ve ever lived in and I’ve visited a number of apartments and none that are this consistently clean and maintained.Although I never went lol, there was always a program or event every week for people to network and become neighbors.I’m gonna miss that gym and pool so much! I was able to use the massage room one time when my hair stylist had issues with their salon.Used the conference rooms for many wfh meetings.The community residents are great as well. Yes occasional loud music every now and then but nothing crazy. Young and old working professionals mainly.If I’m ever in a situation to rent again, I will certainly be coming back to The Sterling at Regent Square.

Overall, I cant say enough good things about this community. The leasing team, amenities, and location cant be beat.I moved in a couple weeks ago and it was the smoothest move in that Ive experienced. The option to reserve a freight elevator made it very easy to get all of my things up quickly.The amenities are some of the best Ive seen and it feels like living at a resort. Everything is very clean, managed well, and there is plenty of space to entertain friends, or enjoy the property with other residents. We are close to great restaurants, Buffalo Bayou, and downtown, so the location is very convenient.Last, but not least, the team in the front office is fantastic. Moving from out of the state, I was overwhelmed with the amount of rental options in Houston. Solely upon having a call with Willie, the Sterling went to the top of my list. I never had a better conversation with a leasing agent who had such infectious energy.Once I settled in, I was welcomed by the best concierge team! Every morning, we are blessed with Gregory, the concierge manager. Gregory, Israel, and Nanette, makes our stay absolutely seamless with excellent customer service. The whole team goes above and beyond to make sure the residents are comfortable and taken care of.One thing to note, there are units that are not completed. Since this is a newer building, Windsor communities constantly runs the fire alarms to ensure safety. Be aware this will occur twice a week, until the end of this year once the units are finished. The new restaurants in the courtyard will also trigger our fire alarms once testing begins. Worth mentioning if you have dogs who are afraid of loud rings and noises. Another downfall is the lack of dog friendly lawns - sometimes, they allow dogs if there are events going on in the courtyard but otherwise you are limited to a small patch of turf on the side of the building past the Flight Club. I have mentioned this concern in an email, but never got a response back.

So far so great! Being one of the first to move in was fun and memorable. The staff handled every minor bump with ease. Moving in was super easy thanks to the spacious elevators, dedicated loading docks, and personal elevator attendant. If youre in the market for a new apartment, Regent Square is a must see. The leasing staff will do their best the make sure you remember The Sterling but the property speaks for itself. Its only been two weeks for me but I have no regrets thus far.

The positive reviews are from people who just toured not actually lived here.I have actually never reviewed an apartment complex I have lived at but I have to here because it is NOT WORTH IT. I recommend going next door to Hanover if you are going to pay over $2000 in rent. This place is not an over $2000 experience.If you live at an apartment you shouldn’t have to pay for parking at the place you live at.Just like other reviews, you will hear continuous noises from your neighbors of which management won’t do anything about except give you their “quiet hours”. You cannot have any type of peace when you come home when your neighbors are loud. Also you will have to follow up with THEM when you ask for something to be done. If as a tenant I reach out for anything whether that be a service or complaint I shouldn’t have to reach out again 2-3 days later for an update. Amenities are definitely not worth the price you have to pay monthly. Not a great crowd that lives here either. It’s very much like a college dorm.Positives: Good security & area. Make sure to live on the top floor of you want to live here because not only will management not do anything about loud neighbors but when management does send a noise complaint to the tenant they will continue with their classless behavior of noises.

BE AWARE BEFORE YOU MOVE- (If not you will be after you move in.) I know when you are reading a negative comment your mind is like “OH PEOPLE LOVES COMPLAINING ETC.” Not the case here. I wish someone told me what I was getting myself into. This was by far the most horrible living arrangement I had for myself for several reasons. (Note that I lived in places way cheaper.)1) they made the walls from literally paper, I can hear every single business of my neighbors. I got so good at it I could tell the location of My upstairs neighbor, who also had a heavy pet that was running around.2) Get ready to see dog piss everywhere while you are paying extra fees on top of your rent. Because these people are not about satisfaction they are about taking.3)Safety=1/10 because so many cars were stolen and windows were broken into.4) Management: -5/10 I don’t think these people are capable of managing 100$ bill let alone managing a whole community. They are all about taking and not giving.With that being said, I think this will be most negative review I left in the history but it’s ok, because you deserve the know the truth about these giant housing cooperations and their ugly side while you are working hard to provide housing for yourself. They do not deserve your $$$. There are so many better places and managements in Houston to rent from.

There have been many ups and downs during our time so far at The Sterling... the amenities are beautiful, the resident events are frequent and thoughtfully planned, and the concierge services are top-notch. Unfortunately, maintenance and janitorial issues have made things go from feeling luxurious to unsanitary and unsafe.Certain elevators and stairwells continuously smell like pet urine/feces. For the amount of rent that we pay, this is annoying, but the main issue so far has been the persistent fire alarms. I work from home, and have missed meetings due to false alarms. There have been instances of being woken up at 2am for false alarms with no explanation by the staff the next day. My fellow residents have expressed that they no longer even evacuate for these alarms. When we brought concerns to staff this morning, they were dismissive and confrontational.Needless to say, though we love many things about The Sterling, we will not be renewing our lease. The rent is far too steep to warrant any concerns for safety.

I understand, it’s late in the hour but shouldn’t there be someone also at the front desk as well ?I have no car keys or cash. Just my phone that is dying. Worst luck yes.Nonetheless, at the moment I’m Not happy with my experience and the app isnt even working. They need to allow to have multi smart keys and not just one for back up or at least a punch code or biometric if they’re worried about airbnb abuse.Still waiting… I wish they could just tell me if they’re not showing up just be transparent so can I at least take a nap somewhere.5:19am, thank you who ever you are that came and opened up my unit. I know it was my fault to have accidentally locked myself out. I appreciate you for driving out of this weather to open my place up.The company needs to rethink about offering a spare fobs, remote opening, or a smart lock system that is key + digital + Fob. I regret moving into this place back in July, and I have several reasons why it has been a disappointing experience. Right from the start, it was evident that something was off when I walked into my unit and found it dirty. Although they refunded me for the cleaning, it was still a letdown.Another major issue is the constant alarm that goes off in the middle of the night, multiple times a day. This not only disrupts my sleep but also raises concerns about the overall safety and security of the building.Moreover, the elevator and hallways consistently smell like dog urine, which is not only unpleasant but also reflects a lack of cleanliness and maintenance in the building.Additionally, the absence of coffee or a functioning coffee machine, especially on the 4th floor, is frustrating. Its disappointing when basic amenities like that are not provided or are consistently broken.Furthermore, some of the concierge staff fail to notify residents when they have visitors, which is a clear lapse in their responsibilities and can lead to missed connections or inconveniences.Considering all these factors, the cost of living in this place is simply too high for the subpar living conditions and lack of proper amenities. Given the circumstances, I am eagerly looking forward to moving out as soon as possible. I wish they would allow me to move out.

Beautiful amenities, nice neighbors, superior tenant management skills in my experience.Moreover, the management team is extremely understanding with regards to personal circumstances, and I commend them for this.Personally, I was just diagnosed with a serious health issue and had a mental breakdown because of it. I live alone and don’t have an established support system here in Houston. The complex couldn’t have been more kind to me at a time when I needed kindness the most. The Sterling is so much more than just a luxury living experience. The Sterling residents and staff have become some of my closest friends. When I moved from my townhouse I wasn’t sure what to expect moving into apartment living. The entire staff has made me feel like I’m truly their friend. They have gone above and beyond for me and have welcomed me with open arms. The Sterling is truly a community and family. The residents have become some of my greatest friends this summer. I was not expecting that to happen but it has been the most pleasant part about living here. The community we have built is amazing. We hang out at the pool, grill out, and go out together. We truly have our own community and it is awesome. The facilities are incredible. I feel like I’m at a resort when I’m walking around. The cleaning staff is always around making sure everything is in great shape. The resident events are amazing! They host weekly events to bring together the community in a fun creative way. I’ve been living here about two weeks now and so far it has been a great place to be in the city. I’m moved from the suburbs and was worried about noise from the surrounding construction but it is totally quite from one of the pool facing apartments so don’t let that deter you.Move in was easy too thanks to the elevator reservations. I toured and leased with Maria who was always available throughout the process. Michelle was great too following up after moving and checking in to see if I needed anything. The staff has been nothing but helpful, friendly, and empathetic towards any situation. The events they host are always fun and have left lasting memories. 5 stars really does not give this place justice, if I could give them more I would wholeheartedly . Carlos was our tour guide and stayed late to address our concerns that we had with our current apartment with Windsor. He gauged what we were looking for and figured out what it would take for us to commit to moving to The Sterling and made us an offer we could not refuse. If you need a tour of the property before making a decision ask for Carlos. The facility and amenities are very modern, there is a Washer and Dryer in every room, the kitchen includes an island, a new refrigerator and has a gas stove. A two bedroom has two walk in closets that connect to their respective bathrooms. The fitness facility, work spaces and pool are incredible (and there is a hot tub). The atmosphere of the location is great for young professionals and married couples. It is also pet friendly. If your looking for a place to stay for the next 5 years this is where you want to live.

I usually do not write reviews but this place definitely deserves one. I was moving from out of state and from my first phone call with Kelsey the experience was so pleasant. She was very informative, resourceful, enthusiastic, kind, and very personable and welcoming. The entire staff are just very helpful and organized. They are very prompt and diligent. They get back to you super fast, answer all your questions in depth, and follow up when they say they will. I mean truly grade A professionalism and high end customer service. Along the process, I ended up working with Willie. You cannot forget Willie, in the best way! He was so charismatic and an overall joy to work with. Moving from out of state can be quite a challenge and stressful on its own, but having the right team of people and go to person such as Willie to help smooth out the kinks and transition is just everything a person could hope for. Willie assisted me very well, gave the right support and I was confident that I was in a persons hands who was sincere and genuine. I really felt like I had my own personal team in Houston to figure everything out for me while I was still in another state. Shout out to the residents coordinator too for staying on top of it, and touching base with me to ensure I had a good experience. Also what they are doing at The Sterling at Regent Square is really one of a kind. Best place to move in Houston. It is a brand new place and gives you exactly what you will be looking for when finding a place to call home. The property when officially done is going to be epic!

Id like to give a special shoutout to the employees over at Regent Square. Everyone has made me feel welcome & goes out of their way to help!The concierge team here is phenomenal. Some of the most welcoming individuals Ive encountered in my short time here in Houston. Led by Gregory who is always at the desk with a positive attitude. I tend to see him in the mornings. He always makes it a point to greet everyone and ask how theyre doing. Coming from a hospitality background I truly appreciate the amount of effort he gives daily. Israel & Nanet are wonderful additions as well! Both of them have gone above and beyond to answer any questions or concerns I may have had. Great people who anyone would enjoy being around.The leasing agents here are amazing. If youre considering an apartment at the Sterling theres a solid chance youve run into Willy. Hes a senior leasing agent with infectious energy. A conversation with him was ultimately the turning point in where I decided to move. Coming from out of state he helped me during the entire moving process, and I couldnt be happier with the result. As I mentioned, everyone here is incredibly welcoming from the moment you walk in till the moment you leave. All of the leasing agents are very kind.

I moved in about a month ago and could not be happier with my decision! I toured quite a few properties in the area and this one had the best location, amenities, and staff! I toured and leased with Lisa - she was knowledgeable and soo helpful with all my questions! Everyone here is so welcoming and always makes me feel at home! The complex is brand new and is a prime location with new restaurants coming in soon (cannot wait). I moved from the suburbs so it was quite the change but sooo worth it! They also host a ton of events and resident functions here which makes it so fun living here!

Everyone here is good at their jobs, and if something comes up, they are there for you and address it. Made an appointment to view The Sterling at 4 p.m on Sunday with a confirmation email from the complex. Upon arriving the concierge said he did not see our name on the tour list for the day. We showed him the confirmation email that we received that morning. A rude leasing agent in a black dress I think she may have been hispanic came over and looked at the confirmation email and said “Our system must have messed up. We don’t have anyone to show you apartments. Can you come back another time”…. what do you think? If I drove all the way over here and was on time for my appointment and spent my gas you think I want to come back. She offered no solutions, no apologies, nothing. She was rude and nasty. She could of offered us floor plan options to show us or anything but no. I guess when you are African American people don’t take your business seriously. We decided to leave and not reschedule because if this is how they treat prospect tenants then why would you want to live here. Do better about scheduling and RESPECT peoples time!!!!!

Today is my first month living in this place, first of all, this is the best building in the area, with the best amenities and tons of areas to share with neighbors, friends and family. The area is quiet and 5 minutes from the heights, the Westheimer (Montrose/River Oaks), the Washington av., Buffalo Bayou Park, Memorial Park, Midtown, The Museum district.Second of all, the staff, big shout out to:- Carlos, who showed me around and gave me a great deal, I signed the same day, very smart and friendly.- Maria, Michelle and Natalie, who have always been genuinely friendly and available for any request or needs on my apartment and amenities. Also checking in if everything is alright.- Israel is the coolest concierge Ive met, you feel this guy works every day here lol. The elevator has an unpleasant smell of dog urine 80% of the time, due to the residents not cleaning up after their pets.Everything else is great. But, this issue seems to be persistent.

Update: Power out in the middle of the night with no update..have to get out @ night? Forget it because the garage doesn’t open without power so you’re just stuck. I can’t wait till my lease is up. lowering my rating due to fire alarms going off at all hours. People literally have to work and these alarms will go off at all hours and management NEVER apologizes for it it’s ridiculous and it’s now at the point where you hear it and don’t leave because it’s always a false alarm ridiculous…1 am seriously? I didn’t ever have to deal with this at a complex where rent was less..I enjoy living here due to the amenities and apartment space. However; the leasing staff is okay…I’ve had false noise complaints against me and seems as though the leasing staff takes the other residents side without fully investigating, given that two of the noise complaints were at times I wasn’t even home yet, I was still accused. They claimed that they weren’t accusing anyone but the woman on the phones tone and words said otherwise such as “she has a video” but that video shows no indication it was from my apartment. Given I don’t even own any speakers nor listen to loud music at any hours of the day especially not at 2/3 am .I’m now having to invest in cameras and motion detectors to prove my innocence in this, so I don’t have to continued to be bullied by the leasing staff and reporting resident about this. I’m worried this will be an ongoing issue and will drive me away from this complex. Never have I ever had to deal with this anywhere else.

I moved in three months ago and have regretted it every day since week one. The ONLY thing “luxury” about this place are the amenities but what is the point in paying luxury prices for amenities, just to be miserable in your home. The walls are THIN! You will hear every single step your upstairs neighbors make and every bark from the surrounding neighbors. Unfortunately, when you try to bring it to management’s attention and you provide proof via recordings, they’ll gaslight you and make excuses. While reminding you, this is a wood made building, a poorly made one from my point of view. They have done very little to address my concerns up until this point and could care less about my experience as a resident. I am counting down the months until my lease is up and I highly suggest spending your money elsewhere!

Ive noticed a lot of the reviews here are from people commenting on the leasing process or who are new to the building, and not those that have lived here for a while.Ive been here six months and would advise anyone to steer clear of this place. They market it as luxury living and while the amenities are nice the place is a complete disappointment. Its like a college dorm. Constant partying at all hours, trash in the hallways, people not picking up after their animals waste in the elevators.I had such high hopes for this place when I first moved in but I so regret my decision to move here.

Exceptional property! Apartment finishes are both luxurious and well built / installed, e.g., quartz backsplash extends all the way to the cabinets and the tiles in the bathrooms are aligned and symmetrical. I didn’t need the same level of attention to detail for the sales team (my agent was Natalie Taylor) and the rest of the Windsor team (security, concierge, etc.) were across the board professional, knowledgeable and courteous. I decided to lease one of these awesome apartments for the aforementioned reasons and the other incredible benefits of living in this community: the upscale amenities, high-end retail, entertainment and restaurants!

Edited: This apartment complex has a serious pest problem. I came back to my apartment one night to find a mouse in my bedroom. When I talked to my neighbors, at least 5 of them were terminating their lease due to mice constantly chewing through their walls and entering their apartments. You can hear them scratching throughout the day and at night. Some of them had this happening for over 6 months.For how expensive this place is and the “lifestyle fee” they make you pay every month, you would think this would have been disclosed to the residents but unfortunately it was not. There are much better options to chose from in this neighborhood.

This one is on your concierges. Please teach them basic manners. I am a delivery driver that gets many requests from your particular property. Dealing with the two concierges I have dealt with is just unpleasant. I don’t think your residents who pay good money to live at your property. Houston has gotten stuck (again) with boring cheap, badly planned, and monotonous looking architecture compared with what was originally proposed... GID Development Group spent 10+ years planning this project only to build this?! A walkable development with retail buildings that turn their backs to the street? Really? 10+ years of planning, huh?! GID also squandered a major opportunity from the original plan to knit this project into the existing urban fabric and community by not following through with creating a street connection from the north end of Woodhead St. into the centerpiece of the overall project at Dallas St... It would have been the only direct connection to River Oaks Shopping Center and a grocery store (neighboring assets to this development now cut off)... For a pedestrian oriented development that alleged to promote walkability and has increased density, the loss of this street connection for both foot traffic and automobile traffic will be very detrimental to this projects success.If GID continues to be incapable of following through with the best of their OWN proposals, which used to pair quality architecture with sound urban planning, in one of the most sought after high profile corridors in the city, than they should sell the land to a developer that has the confidence and capability to do it right. If the retail/commercial side of this project fails due to a low quality product that is also not as integrated as it should have been with the neighborhood, GID will have only themselves to blame...If things continue down this track with the other phases, I fear it will drag down the potential of this rapidly changing neighborhood. GID please, sell ALL this land to Hanover, Midway, or Radom before it gets any worse!

And the other residents are not high quality because word has gotten out about these issues and many people are moving out. Ive had food stolen from right under the concierges nose by a resident, 5 minutes before I came to pick it up.

More p00p per square foot than San Francisco! You cannot walk anywhere on the back or sides of the building without stepping in or seeing p00p. It is everywhere: flower beds, sidewalks, grass. The dog runs are even unusable. It is disgusting and a health hazard. I don’t know what kind of people live in this building, but they are filthy. How do I know it’s the residents? I live across the street and there was no issue before. I watch people everyday not pick up after their dogs and have their dogs off leash. @thesterling… please implement a program like PooPrints and start fining people.
