A/c breaks once a month and they come a week later to fixMy living room floods and its been more then I month I addressed it a d its always were gonna send someone like if Im nit capable of just staring at the problem like SEND SOMEONE TO FIX IT NOT JUST LOOK AT IT!!! The floors already lifting from all the water damage!!! Theres mice, everything is outdated, always has this nasty smell from previous tenants smoking oh but God forbid you dont pay rent but they dont wanna give you a discount or anything to compensate all these problems!Its not worth it un less you really need a place and are low on funds

I was supposed to move into my newly upgraded apartment #235 today 6/15/24. When I went to pick up my keys for the second time the apartment still was not ready. The bath room had a water leak, the refrigerator and stove was in the middle of the living room floor. The refrigerator was full of food and the stove was dirty and rusty. There was dirt in every room because the cleaning crew decided not to finish cleaning the apartment. I’m starting to wonder was this a mistake because I have not even moved in my apartment and I’m already having problems.

I’ve been staying here for about 3 years now, I haven’t seen a mice nor bug in my apartment.( It’s all about how clean you are as an individual) the prices of utilities never change, the staff that’s taking over is very professional And their maintenance is very ethical. Ms Angela is extremely professional and ethical as well, you stick with her she got you, the area is what they would call a second to low class area, but it’s quite for the most part and the apartments looks really good on the inside for something low class I would say that it’s a win.

Bugs cockroaches all over the place, Ive requested maintenance and past control its been 2months still no one show up. Water in the kitchen sink slow sometimes it just shuts off. Nice area just please fix up your place because we pay rent every month

If I had the option rate this 0 stars I would. This used to be a nice place to stay before this new management took over. They are rude and very unprofessional. They will not respond to your maintenance request unless you call the city of Houston or get the health department involved. I’m surprised they are still allowed to rent there with all the code violations and health hazards there. Building 8 is infested with mice and I mean infested. If you don’t believe me take a look at the pictures included. The maintenance guys just walk around killing time on the clock all day and speak English when it’s convenient for them, how typical. Anyway even if you don’t have other options I would not recommend this place to stay as it is a waste of money and time.

Great experience here at Valencia. Everyone is nice & helpful in the front office. Ive had a few issues in my apt & they came in a timely manner to fix things up. The complex is quiet (even at nights) & clean too 🙌🙌

My daughter lives here and the lease agent Angela is very much on top of everything she tries to get everything done such as work orders , helping people the best way she knows how and every time me and my daughter goes in there she is always there working hard and by herself she is not rude at all or disrespectful unless someone comes to her wrong but she does in a professional and respectful way we need more leasing agents in the world like her thank you

David and the other lady sipping soda named Dora was rude when I first stepped in here. They are fully aware our apartment is moldy and no ac and refusing to offer immediate help. It’s is unsafe and illegal . They are also refusing to to give documentation acknowledging neglect in our unit. 99 % of the staff is Hispanic and racist . They treat black residents terrible and the manager is unprofessional and not properly trained. They were very discriminatory towards me especially manintence worker David.

AVOID AT ALL COSTS - ITS NOT WORTH IT!THEY ARE BUYING THE 5 STAR REVIEWS.Nonstop water issues, both ceiling and floor. Now I have a lovely little mushroom that popped out of my ceiling. Im calling the health and safety department.

When you move in, you’re told that your newly renovated apartment is ready, but when you show up with all your belongings, you are hit with their harsh reality that the apartment is filthy there’s holes by the outlets and corners of the walls were rats had made a home roaches, an insect infested property, we pay pest control monthly but after speaking with other neighbors that have put in a request about the rats in the roaches have yet to see any pest control on property the big pile of garbage and mattresses and furniture have been building up in the back of the property on the side of the shopping center on Scarsdale for two years now at one point the pile was so high that when you drive by you see kids playing and climbing as if it’s a jungle gym. The police and ambulance will be a normal thing to see due to the high crime rate in the area just to get anything fixed in your apartment. You have to do at least three request. Sometimes you have to wait six months to a year just for your AC or stove, to be fixed or even just looked at. And when they do come to look at it, they usually leave with a Job halfway done. Most units in the apartment complex have AC leaking issues to where the moisture builds up so much in the walls that black spots start to emerge from the drywall seeping through the paint, looking very disturbing and unsafe. Electrical wiring and plumbing are so old that you will have frequent issues when you have a leak in your ceiling from the second floor and they finally come to repair it after your mini request they leave holes in your ceiling sometimes not even finishing the job and coming back weeks later or not even at all therefore, forcing you to do another request just for them to finish the work .These apartments are really just for if you are desperately in need of a place to stay, and have no other option due to your circumstances, but even then, I would not recommend these apartments as a living space. Residence are constantly moving out due to lack of care from the management. Maintenance managers are very disrespectful and talk to you rudely as if you are the problem and you haven’t put in multiple request just to get the simple items in your home fixed the properties placed on the site need to be verified by the app physically because it is a completely opposite when you show up in person I wouldn’t doubt these photos are from 2018 with a lot of edits made to make it more appealing. I am sad to say I am stuck in these apartments due to my rental history so I am making the best of it. I feel sorry for all the new resident that come here thinking that they’re going to move into a nice clean apartment to raise their family, but are hit with the harsh reality of the disgusting habits of Management teams that have constantly been moved in and moved out every 6-12 months.This properly desperately needs to be remodeled, maybe even destroyed and rebuilt .

I moved here April 6, my apartment wasn’t ready on my move in date which was the 1st and since they already had my money the just threw me in any other apartment that wasn’t even ready to be rented out! I paid my full rent before my move in date! On May 1st I payed my full rent, by May 15 a few leaks started pretty bad around the house. I called several times and went inside the office for the maintenance people to come fix it or at least take a look at it. It is now April 8 and the bust my rent up to 1600 because I called the city and they still haven’t came fixed the violations.! I have proof!!! Look at this mold growing in the walls!! I have a 2 years old who can not be around this because of her health condition!!! And they don’t care about the human living there at all!!!The manager don’t do anything to help and since it’s “privately owned” I can’t get in contact with anyone above the building manager. So calling the “team” won’t get any results!

Despite numerous calls and minimal updates, the building only provided one notice in early September. Maintenance staff (Ramon) finally fixed the issue on October 11th, 2023. This extended outage was unacceptable.Pest Infestation:The apartment complex has a serious roach problem, with insects emerging from drains and vents. You can even have a glass a wine without the roaches getting a sipUnkempt Grounds:The property hasnt had its grass cut in over a month, creating an unsightly and potentially hazardous environment. Animal feces are everywhere.Management Issues:Lost Rent Payment: In December, under new management, my rent payment was lost. I had to provide proof that the money order was cashed, causing unnecessary stress and inconvenience.Managements response to tenant concerns is dismissive, often citing the rent price as justification for subpar living conditions. The cost of rent should not supersede the basic expectation of a safe and habitable environment.As a First-Time Renter:This experience has been an unfortunate introduction to renting. I was unaware of my rights and the proper channels for holding the landlord accountable.Recommendation:I strongly advise potential renters, especially those unfamiliar with Houston, to seek professional guidance from a realtor. Consider alternative housing options, even if they seem inconvenient, until you find a suitable and well-maintained property.

Do not move here!Dont let them lure you in with a low price. You get what you pay for here. I moved into a newly remodeled unit which was just made to look nice. Maintenance guys are not equipped to handle years of neglect and foundation damage to the buildings themselves.For 10 of my 12 months ( so from shortly after moving into this so-called remodeled unit until now ) I have had non stop water issues.Maintenance is nice enough but does absolutely nothing to fix the problems Im having. The sad part is they have been out 4-5 times to see the issues and nothing has been done.I have no use of my Master bedroom because I have 4 leaks from the ceiling and water coming up through the floor every time it rains. I cant have my bed in my bedroom, I have to keep my bed out in my living room because the room floods out from above AND below.We have asked the office about being moved to other units. They gave us some round about explanation about not being able to confirm what units are open. I have lived here long enough to know In my immediate area there are over 5 available units with no one in them. But management refuses to move us to another unit. Even though I know for a fact, they have done it for another tenant in the complex who had to be moved due to a water leak in their home ( Please dont act like tenants dont talk to each other ).Apart from the bedroom issue, The AC unit leaks and leaks enough water to have a tangible amount of water under the floor in the bathroom, in the hallway and into the doorways of the bedrooms. The floor squishes when walked on and water seeps up through the floor boards in these areas. Maintenances response is, leave it and itll dry.ALSO, ( YES THERES MORE LOL ) when it rains and its windy, the windows in my living room and secondary bedroom arent sealed properly so, water comes through the window to the inside. Theres also a sizeable gap in the front door, so water comes in via the front door too.The laundry facilities are abysmal. There are two facilities for the entire complex so, there are not enough machines to support a complex of its size number one. Furthermore, the machines are always not in service or out of order. The machines are old and busted and gross and that combined with the water, leaves your clothes smelling funny.The building does allow pets which is nice, but people dont take care of their animals so the ground is littered with dog poo everywhere you go. The garbage area dumpsters out back are constantly overflowing and a mess as well.Only plus with this complex is with all the nasty storms weve been getting, we havent lost power. Otherwise, my lease ends soon and I cant wait to leave.

Abuse of Authority, Harris county was officially declared a disaster area due to Hurricane BerylDuring the storm My apartment didn’t lost power because of God’s Grace on the otherhand management decided to shut off our electricity today around 2:30 pm we reported this to the office via email and with a work order. It’s 11:00 pm and No one has resolve this issues. My four years old baby is unable rest in her own home, and all our food in the refrigerator when bad.Hopefully we don’t suffer retaliation because we are speaking up!!!

I called today to get some simple info with a few questions since I’m looking to relocate , and just by the way Angela handled the call I’d avoid this place . I can only imagine how she handles tenants issues at the property, she said she was going to have to charge me all my questions that unprofessional. Call somewhere else. Oh and she was avoiding giving any pricing as much as she could . Angela if you the manager you just lost but if she’s not someone needs to talk to her .

I have lived at this complex for going on 5 years. I started with a 1 bedroom 1 bath and after 2 years upgraded to a 2 bedroom 1 bath. I love that my apartment is big in size. As with all places it is not perfect. This is an older apartment complex. As for Roaches every apartment complex anywhere you go has roaches. I just invested $20 and bought bug spray from the store and sprayed myself and.... I dont have roaches. And as for maintenance concerns again this is an older complex. I have lived on Scarsdale since I was 17 and am now 44 and it has been here for at least that long. And as with the maintenance concerns I have seen 7 different management companies come thru here in the last 5 years. Every new management company has bought someone elses problem and Im sure that the previous management company did not tell them about all the problems. We got a new management company around 2 months ago. 3 weeks ago I had maintenance concerns with my apartment and within 4 hours they had a new apartment for me to move into and also gave me 2 apartments to look at and let me chose which one I wanted. They also gave me credit towards my rent. For me the new management company has been very good to me so far. Hopefully we have a management company who actually cares now. A young lady in the office Sarah has helped me every step of the way thru the concerns that I have been having. I am grateful for the help they have given me during a hard time in my personal life.

Pros:My 2-bed/1-bath is very spacious and the base rent is very reasonable for the square footage. The landscaping crew does a good job keeping the grounds tidy, despite our neighbors insistence on being trash incarnate.The brief times Ive interacted with the staff, theyve been very polite and professional. I believe theyre doing the best they can with the limited resources they have available. I have noticed definite improvements since I started living here back in Spring 2023.There is more than enough covered parking for both tenants and guests, and thankfully the reserved parking is opt-in, which saves me some extra cash.Overall, the place has a potential to be a pleasant place to live for a low-income family, it just needs cooperation from both the tenants and staff.Cons:Neighbors seem to think they can let their dogs roam across the complex unleashed and/or unattended. I dont care how well-behaved Cupcake the Pit-mix is, Ive personally seen what they can do.Average allocated water bill ranges from high to obscene. Nearly $150-200 a month split between two water/sewage line items on top of the rising electric bill.Either someone is running their tap 24/7 at full blast, or there is an excessive amount of broken pipes in this complex. Annoyingly, our hot water pressure is abysmal throughout the unit, leaving us with a tub that takes an hour to fill and a dishwasher that struggles to clean. On a side note, the toilet has so little pressure in the line that it takes more than 15 minutes fill the tank in order to flush.Additionally, hardly any of the laundry buildings have working washers, the closest one to my unit has none at all. The dryers all seem to work fine, but whats the use if Im forced to wash off-site?Ultimately, I plan on staying here for at least a couple years. I am hoping that the previously mentioned problems are addressed in the near future, but as long as they dont get worse, Ill deal with it.

Soooo where should I begin! My daughter and I reside in these apartments and I can honestly say it’s been pure hell since August 2023. First there’s no hot water upon move in except in the shower, there’s a continuous ac problem you can’t cut the heat/ac on without the breaker boxer completely shutting down. My daughter was without ac for a week when she moved here in September, she had to repeatedly complain for it to be fixed. Now it’s November and there’s been 2 issues with the ac between October and now. There’s been repeated requests for the issue to be fixed and nothing has been done. Roach infestation, half remodeled units, painted bathtubs that’s supposed to be so called resurfaced/restored, something with the bathroom sink, rust stains, no fan in the stove hood, being double charged for lights and water, these apartments are the worst. I tried to refrain from writing this review because I thought there’d be some changes, but I thought wrong. I’ve called the city of Houston here, that’s the only time they tried to do anything. Begged for a mailbox key for months which is super crazy, I will not be renewing my lease contract. Too much money for a hole in the wall place to call home.

Went 8 days without hot water, heater was never fixed, armed robbery happened at the back of the complex and the new management company never sent out a notification, animal feces everywhere, a huge garbage dump is in the back of the complex, gates don’t work, poor lighting everywhere.The new management company is a complete waste of oxygen. I left that dump. Stay in a motel before living in this horrendous place.

This is by far the most unprofessional dishonest complex I have ever encountered. The first two ladies I spoke with were pleasant and showed me a beautiful model apartment. Once I was passed off to the assistant office manager my experience changed drastically. I arrived on my move in day and paid just to find out after being ignored for 30 minutes that I would have to another week to move in. The apartment they attempted to put me in was severely water damaged with the mold and unfinished walls. I paid extra for an updated unit with brand new appliances just to walk into a dirty apartment that did not have updated appliances. There was no electricity in the living room, the air conditioning did not work and the gate scrapped against the bedroom every time it opens. I never moved into the unit because of the condition of it. When I brought my concerns up to the assistant manager I was ignored then contacted by the property management company saying I didn’t request the air conditioner be fixed and they weren’t going to terminate the lease. It was NOT in a safe living condition at all I wouldn’t dare expose my children to those conditions. They are in fact scamming hard working people simply looking for a SAFE, CLEAN place for their family. It’s going on 3 weeks of being ignored by both the assistant manager and the property management company. I don’t have possession of the apartment and they have not returned my emails, certified letters, or paid funds.

I’ve been here 4 months and my first two both was problems back to back. We had no hot water for like 2 months and they didn’t want to discount NO ONE RENT. The roaches are bad. I seen a rat and looking at the old reviews I’ve heard they had problems with rats. Also the referral program is a SCAM they don’t discount the rent for the person who is moving in but they also DONT SPECIFY that on the promotion who specifically gets it! We’ve had water and lights shut off , I personally think the apartments are scamming because the utilities go up every month somehow when it’s not summer anymore . Oh and I get charged twice for gas every month and have to call the office to take it off and of course they take off the $3 instead of $6.

Absolutely awful. My apartment has had a hole in the roof for a year! They’ve been notified in writing and I reported it to the City of Houston, still nothing! Don’t move here!

I have been living at Valencia Grove for about 3/4 months now and anytime there has been an issue , and usually its minor, its fixed right away. The staff is great and the Manager Ms. Tai is probably the best property manager Ive had an apartment with. She genuinely cares about her tenants

I’ve been here for only 6 months and the new manager or owner seems to have a genuine interest in her customers. She helped me out in less than 24 hours for service that I needed, unlike the previous management that took them 3 weeks to answer my request regarding my issue. Grateful to know that they are here to help their tenants.

I am very pleased with my apartments. I read the reviews and was skeptical however I have found zero bugs zero mold and everything works beautifully. Very quiet complex and animal friendly. New management has already completed several beatification projects including all new windows.The Girls in the office are super sweet and very helpful.

My wife and I have lived here for 5 years. Weve seen the property change hands several times. The newest owner is by far the best and the current property manager is my favorite out of the nine weve had in the past 5 years. Theyre willing to work with you as long as you communicate with them. I hope they dont move the current property manager.

Staff is horrible and turn over rate is ridiculous I moved in last year in June and had problems with my unit the very first day of moving in and currently 9 months later I still have the exact problems. my apt has mold throughout the whole house outside show on walls and inside the walls. toilet leaks through the floors. Ac constantly floods the apartment out. No lights still provided in the master bedroom currently still using a lamp. And major roach infestation to the point I come out my own pocket and bomb my house but yet pay fees to them for pest control that they don’t conduct. called the city of houston 2 times the first time being that a rat had crawled on my infant and nibbled on his head while he was sleep.yet any problems have been resolved had the maintenance crew finally come by to admit themselves the mold is inthe whole unit and a huge rat problem to the point they made new holes everywhere in the house and is crawling on my infant child talked to the property manager crew about changing apartments or breaking lease due to the last conversation the city of houston had gave the staff and the property managers tells me to either break the lease or deal with it. To top it off the maintenance crew takes the maintenance orders off and mark them as complete when nothing is being done

Once again, Valencia Grove disappoints! Yesterday, we received a notice they would be spray painting the parking lot between buildings (less than 24 hours ago). We park in the back of the lot not between anything so thought we were fine. If my neighbor hadnt knocked on my door and told me they were towing cars my boyfriends and my car would have been towed! I saw the manager riding around on the golf cart and pointed out it said between plus there was over 10 other cars in the lot not counting our 2 so obviously their notice wasnt very clear... She replied If I lived in an apartment I would know what building I live in very sarcastically and drove off!I also posted a review back in August about maintenance issues that have not been fixed. I had a toilet that wouldnt flush unless we stuck our hand in the tank and pulled the broken flapper up. The owner posted his regular, I am sorry you are disappointed please call the office so we can work this out rhetoric. I called them. Was put off again and told thy would call back but they never did. We fixed it ourselves after a month. I still have other maintenance issues not addressed, 1 from the first month we moved in here in November 2019.People are glad about the gates but they have been broken again almost every weekend.There are roaches.They are more concerned with their upgrades and cosmetic transformation. They do not treat you like a customer once you move in, just a nuisance. I think the timing of towing so many cars right before rent is due is planned as well. They are trying to get rid of their current tenants, upgrade to attract those who can pay more money. I can understand the business side of things but forcing people to pay $300 to get their vehicle back right before rent is due seems fishy to me.

Moved here in June through a 3rd party agency and for the past 3 months they have been OVER charging me on my utilities, I live in a 1 bedroom there’s no way my utilities are $280+ every month!! then when I try to contact the office to give me a scale of how much is my usage they give me the run around , I only live with 1 adult and 1 baby how is my light and water over $200 on every statement?!!

Under New management. I like the new updated pool. I like how peaceful it is right now. Great spots to walk your dog. Very clean. It’s wonderful to see a well taken care of spot of grass for the kids to play on. The grass is superb. The apartment complex has really turned it around. Great team running the place now. They take care of you the way it should be.

I highly recommend anyone looking for a place to stay as this property is a nice, well managed place to stay with great management and office agents with amazing attitudes. TAI has such an amazing personality and Mrs. Cela and her crew do an amazing job at improving and up keeping of the property. I’ve been here with my family for almost 3 years and we love it. They are pet friendly and you are close to many schools, stores, etc. Not to mention The rent and utilities are very reasonable.

I typically dont like leaving bad reviews but I have to on this Apartment Complex. I lived there for 2 years. My lease was up at the end of May of this year. I did not renew, between the gun fight infront of my apartment (which hit my husbands truck headlight) not to mention the gun fire not infront of my apartment, the trash constantly on the ground among other issues. Went through I believe 3 different management in the 2 years we were there and they all sucked. Mold everywhere and the mailboxes always left open. I put my 60 days notice in and they are still charging me for month to month for the month of June. I have sent numerous emails and called to talk about it and can never get a response. The people that live there along with the poor management is why I left.

This is the worst place i’ve ever lived in, I regret moving in or even looking at these apartments. First we moved in when another management was in place, when they were bought out they upcharged our utilities by so much we were struggling to pay because it was way above what we were even expecting to pay. The lights would go out for days and they said they couldn’t send anyone out after 6 and they didn’t work weekends, meanwhile i was pregnant and fell going downstairs a couple of times. Our air conditioner has broken so much and it still break to this day, the people in the office are extremely rude and act like we are inconveniencing them, they never put in the work orders so nothing gets done. we had a major problem with our AC and the technician said they’re too cheap to install another unit so they moved one from a vacant apartment which equally does not work. There is a really big roach infestation no matter how clean we keep our apartment. we literally pay for pest control. The gates are wide open, potholes are so bad my car has been messed up. Someone in our building was literally ROBBED AND KILLED inside their home and we were never told anything about it. This is not worth it. please look elsewhere. They’re also planning on evicting people during Covid so that tells you a lot too.This whole place needs to be shut down, I have been contacting the BBB regarding the living conditions i’ve endured here.

Do not move here! The parking lot alone is horrible! Pot holes everywhere! The playground is super trashed and dangerous! It’s july and they aren’t even getting close to opening the pool! It’s always dirty and litter is EVERYWHERE! So many major problems with my unit and I keep getting a promise that it will get fixed but yet it never happens! It’s very unsafe at night even though they claim to have security 24 hours a day! All of the laundry machines are always out of order. One of the gates are broken and everyone but Connie has an attitude at the office when you ask for things to get fixed! Plus I was told there were no sex offenders when I signed my lease and after a month of living here I checked the registry and a child molester lives literally 100 feet from me and my two small children!!!! There is literally sewer water in my apartment! Water comes out of the flooring in my kitchen, bathroom, and closet! It smells and my kids are walking all in it! Maintenance people have been here four or five times and STILL HAVENT FIXED IT! It’s been almost a whole month of standing water in my apartment and it’s now causing mold. I cannot wait to move out of here. Please beware! Don’t get stuck here! Oh and there are mice and bugs, almost all of my neighbors have issues with maintenance and pests!

I’ve lived in these apartments for almost 2 years and I was excited to see new management actually doing repairs but the repairs don’t help everyone. Especially the gates being fixed as they only give one gate card per apartment and there’s no bypass code if you don’t have it. You have to scroll all the way through the list of apartments and have it call one number connected to the apartment and people can’t always answer their phone. It’s highly inconvenient and the apartment staff was very unprofessional and rude about it when my husband went in to ask about it because even the cards weren’t working for several days and it was very difficult to get into the complex. They’ve also gotten even worse about maintenance as I had to call 3 times and wait 6 weeks to have them fix the electrical outlets in my kitchen which were completely fried and would not work so we had to daisy chain together extension cords to get power and I’m still to this day after over a year having my bathtubs constantly leak a thin stream of water all the time which raises my water bill and is causing my bathtub to peel. Not to mention it’s seriously hot water that’s running and makes it difficult for my disabled mother to even shower as the damage it’s causing to the tubs has caused her to fall more often than not. I’m highly highly disappointed in their current management and staff. They’re incredibly rude and act like anytime I call or go up there is a huge inconvenience for them even though it’s their job. Furthermore they have gotten a huge rat infestation in the past 6 months on top of the roach issues as well. We pay for pest control but no one will send pest control or rat traps even though we’ve requested them multiple times and we have photographic evidence of the rats themselves. It’s the main reason we are not renewing our lease on top of the fact that that they are no longer all bills paid and they’ve increased the monthly rent as well.

These have been the worst apartments I have ever encountered. The moment I moved in I had issues that were never addressed. I recently moved here back in June and had no electricity for 3 days. No one would answer the phones in the office and when they do pick up they deny the intire phone conversations. Work orders are nothing to the “ new management “. Maintenance is a dead end. I had a leak in my roof for two months before they sent someone to cover the open hole water was coming from. I’m pretty sure mold is behind all that tape and float. It’s infested with spiders and bugs and my children get bit up all the time. The concrete is horrible and there is so much gun violence right outside my front door. People constantly fighting and partying outside and constantly parked in the fire zone. Let’s not leave out how the property manager tows your car if you make her upset. These people in the office are not friendly and are actually bullies and fraudulent. Do not move here.

Wow Not gonna lie this was the worst apartment I’ve ever lived in before in my life. However, since they have changed management it has gotten better. They fix more and are in the office when they are suppose to be. It still sucks but I can see it getting better

Came to tour the property after talking with London met with the other two young ladies in the front the three of them was very informative and helpful. As I was coming to the end of my tour of a two bedroom I was able to meet the property manager what a wonderful young lady she introduced herself and went out of her way to tell me the nearby stores and schools. Look forward to renting!

Since moving in 11/2020 weve had nothing but problems. It take 2-4 months for anything to be fixed - our dishwasher broke down and we waited for them to fix this issue for 3 months.. the water that remained on the bottom would leak out but also was molded water adding a hazardous living environment for my family and I. Also, the maintenance department has been working on the apartment unit above us and last Wednesday 10/6 I woke up at 1230 a.m. due to a strong smell (like a gas leak) and had to leave my home to go somewhere safe with my family. Next day I spoke to two different office personnel and one said she would send the maintenance man over to check it out after I called the after hours number when I woke up... then later i spoke to the second lady and she informed me it was the paint that was used but it was non-toxic. Which is not true!!! It stunk so bad, that I had to go upstairs and open the windows to the apartment above us to let out the fumes because Valencia Grove does not care or take any precautions for their residence. Then there was a fire in the unit across from us due to a short inside the wall. There are things outdated and they dont work with anyone. The apartment complex is trash and so is the management. They are not friendly and dont care one bit!!! Im tired of having to call every bit because of hot water not running, the smell of fumes, glue coming up from the floor. Enough is enough!!! Yes it is under new management; but there is still nothing being done to improve the environment at Valencia Grove TX Apartments!!! All the amenities that the complex talks about are not even shared when you are in the office. The laundry unit has been partially working since we have been there. Not to mention because they dont keep anything clean, I fell causing me to get xrays on my arm and Kayce said that they are not liable because I have to watch where I am going, its in the lease!!! If you suck up the office personnel let things slide... but if you complain you automatically get on the bad side of things and right away you notice the attitudes and faces from the office personnel and their snotty remarks, etc.

They are repairing vacant units But if your a tenant they do NOT do any maintenance. 3 months without a dishwasher. 3 idiots from maintenance have come and they dont do anything but report to the office completed. All my neighbors complain about maintenance and can’t wait for lease to be up to leave. And if you drive through it’s starting to look like ghost town for the same reason vacant units all over the place. Oh and squatters left and right in vacant units.

If I could give this place 0 stars I wouldn’t even give them that. They fix things when they want to, great for second chances but that’s where they mess you over. Your bills only go up there rarely ever the same. They lie on the lease about late fee’s. We moved in and the apartment they put us in wasn’t even ready nothing worked and that should’ve been a red flag. Ceiling and windows leaks when there’s bad rain. Stove barely works. They don’t do a thorough background check they have Pedophiles living here with out warning. And people who shoot guns at least once a month. Don’t get locked in any lease longer then a year I would honestly say 6 months cause they will raise everything on you. And with as much as they raise rent you could live somewhere nice and safe. Keep looking honey because I never write reviews but this is a must to possibly save anyone the money and the headache from the ladies in the front who can’t do there SIMPLE jobs and ignore phone calls.

If your looking for a apartment with updated black appliance and is newly renovated you found it!!!The apartments have 1, 2 and 3 bedrooms. I have toured them all and each floor plan is really spacious.The inside of the units are so nice. The vinyl wood flooring in each apartment is a must for me and Valencia definitely has beautiful vinyl wood flooring, easy to clean up if you have kiddos :) And to top it off the color scheme is absolutely gorgeous.Not only do will you feel at home. The leasing office employees, property manager and assistant manager are kind and happy to assist you.Go check it out yourself and see what I mean.To the office staff I miss you guys already!

Ramon came in to save the day! He fixed my AC like brand new. Im very grateful! In summer AC units tend to go out. It happens everywhere not just here. I have been here since February 27, 2021 and I have to say its a great location. Very convenient near several stores. Affordable and they work with Second Chance leases. They were here when I needed them the most. I have no issues with pest or insects which is a BIG plus for me!

I’ve lived here for two months now and my best friend has lived here for almost a year. DO NOT MOVE HERE. I paid my whole lease upfront so I can’t move out until my lease is up but I have neighbors who are breaking their leases because of roaches (tons), my friend had a rat in her apartment and management said oh well we can’t do anything for that, and maintenance WILL NOT come fix your issues. It doesn’t matter how urgent it is they will never come. My stove didn’t work for two months I had to cook using my air fryer only and my hot water didn’t work either until I threatened legal action. I have 100 other things wrong with my apartment but they stopped answering my emails about a month ago. This place reels you in by saying that they just got new management and that they are now trying to turn the place around into a nice place to live but it’s a lie, they have no intention of helping you once you actually move in. Also my neighbor thinks management has been entering his house when he’s not home.

Roach infested, NOT well Maintained and Rent to high for any apartment. Turnover to high to maintain apartments. Example; Ive been waiting for them to fix toilet for months. 2yrs for floor to get fixed at this point Ive given up on them to fix anything. It took a year to fix my sink.

Ive bout had it...They towed my car 🤦🏽‍♀️Single mother of 3 little ones hereI registered my vehicle through the website just had to go get my sticker which everytime i came to get it they gave me an excuse and the manager was never in the office. Definitely will not re sign my lease here. There was mice in my apartment when I first moved in. Then the shootings outside my apartment. Do not recommend ! Shouldve stayed at Cabo San Lucas for this

Hello I recently just moved into Valencia grove apts my office lady is wonderful ms angela and she does everything to try and make sure your good it’s just when I moved in I got told I was getting a newely renovateda apartment new floors and appliances everything was used also I kept getting the run around about my key and my move in date ….The apartment was dirty when I gotMy key the cleaning crew had not done there job and even when they did come out it was still glue stuck on the floor the roaches and spiders are bad I put in my work orders and they have yet to be looked at they gave me two days to not to use my tub cause they just had painted over it and I waited the two days and now the tub is pealing my air only get cold in certain places and my hot water does not work I have a crack in my ceiling in my closet

I DO NOT RECOMMEND. DO NOT RECOMMEND. They promote saying the bills being included w/ the contract lease and it is not. 2 months later they are charging us for bills. They lie also about apartments being ready, first day here we had leaks coming from the bath tub, toilet & sink started leaking plus the a/c was not working either. Then there is one employee who does not do their job in the front office so when you call you have to ask for the other employee or the manager. I have never dealt with so many problems from one company until now so I recommend going somewhere else.

I moved in last weekend to a 1 bedroom apartment, I love my new apartment. It is upgraded with new flooring, paint, counter tops, cabinets, fixtures. I have a pool view, close to covered parking and the mailboxes. My neighbors are very sweet, the office staff was very helpful during my move. This is my 1st apartment, I was a bit nervous, but they made it very easy. I would recommend checking out Valencia Grove.

I just signed my new lease in June 1 but it shows that my ex girlfriend still the primary person on my lease. I got signed documents saying I would take all responsibility for this apartment, but still they haven’t done anything yet and now we are august. I have gone up here several times and all they say it gonna get handle these people are the most unprofessional people I have ever met and I also told them when I was signing the lease that it was wrong. They waited for the last day for me to sign my new lease or I had to be out. I explain this name isn’t right but they resured me it would be handle. They made me sign false documents and this person doesn’t even live here.

This property has done so much work to make the community better for their residents. They’ve done so many projects to the community they’ve made this a nicer looking property. The townhomes are very spacious and updated the maintenance staff are very good at getting orders done they do their very best the grounds and looking nicer and nicer by the day. The office ladies are so helpful and do their best to answer calls and send work orders to be done. This community has grown the new management company is amazing! If you are looking for a new place come rent here it’s worth it if you ask me! I’ve had no issues. Shout out to the company and crew for the amazing work that has been done for the community.

I must say that this is by far the worst apartment complex that I have ever stayed in in the history of apartment renting!!! When going to shop for apartments at the time I needed something that was cost efficient since I was just getting on my feet, I had a small child and daycare cost. So all bills paid seemed like the right thing to do at the time. I came to take a look at the model and loved how spacious it was and loved the size of the bed rooms. The first couple of night were okay, until, the roaches came... And anyone who knows me knows that I hate roaches!! That was problem number 1. Secondly, upstairs over were drug dealers with people coming in and out all day, they finally did something about that.. eight months later. Then on a Saturday morning my son and my self were sitting in the living room watching a movie when all of a sudden i heard two gun shots at my door. I hurried and grabbed my son and threw him in his room and went to my window to see what was going on. Four guys were drinking beer and had a gun aimed at my apartment door!!! I must say at that point I was in fear of my sons and also mines too!!! I called the police and by that time the guys had already left! So, before me almost dying the maintenance men were doing work on the up stairs apartment and bust a pipe that flooded my kitchen, dining room, living room, hallway, closet and bathroom. I will say that they came and fixed the flooded part.... or so I thought. As a result of all of the flooding it caused mold to grow inside if my apartment more so in the kitchen area. Even when going back and forth with them to come and fix it, with holding my rent and damn near cursing Trisha Spalding (Property Manager at the time) out the issue was still not properly fixed. Even in there mold addendum where is clearly states if there is mold growth in the area, do not spray over it and wipe it up! which is what the did and it kept growing back. Lets not talk about the security deposit that I had to fight tooth and nail to get back!!! By Texas law they have 30 days to return your deposit back That is Law, so dont let them tell you differently!! I wouldnt even want my worse enemy to stay here! Now if you are dirty and dont care about where you stay then by all means knock yourself out!! But, as for me and mines i will NEVER EVER come to visit anyone who stays here, drive by there nor will I ever recommend anyone to stay there!! This is not my opinion this is fact!!! I have lived here since may and have put in so many request a for peeling paint, mold, windows that dont have locks, leaking ceeling which caused the floors to start smelling because of water constantly leaking on the floor I have put in several requests and maintenance guys come to fix the problem but they will fix one thing or not complete the entire thing that theyre supposed to fix then they say theyre going to come back and fix it but they never come back. the ceiling in the bathroom also keeps leaking and causing us to have to use our clean towels that we pay to wash on the floor to soak up the water this has been going on for months and they have not even fixed it or opened the roof part to see if theres any mold or anything. That also causes the bathroom floors to smell really bad. also when we put stuff on the shelves the paint has gotten stuck to our stuff and ruined it. also theres been two times where people were fighting outside of our apartment and we have to call the cops one time the people even ran into our apartment and through keys and almost hit my five-month-old baby. And we were also threatened by the people that were fighting outside as well we no longer feel safe here because they wont even fix the locks on our windows and we put in multiple requests and nothing has been done. We have already called 311 to report them so maybe other people can call too because this is getting ridiculous its way too many issues going on. There are also no closet doors on the closets. The fan in the bedroom only works but you have to screw the light bulb in order to turn the light off. I also didnt put a fan cover above our stove.

We moved into these apartments in November. We pay for pest control every month and had an exterminator come once who put out bait for the roaches and they got worse, the water had been shut off at ranrandom times no warning (due to water pipes bursting and shutting off the main) more than 5 times, and asking for stuff to be fixed is a joke. I called on July 20th to have my very loud toilet fixed because the flapper in the tank broke. Since then Ive called 3 more times including today (Aug 3) as we are tired of putting our hand in the tank to flush it and was told tomorrow they will have full maintenance staff so maybe tomorrow but no guarantees because emergencies come first. The staff does not treat you like a customer at all, just an inconvenience. There are no washers and dryers in the unit and 1 very small outdated laundromat do be prepared to have to go to laundromats. The gates do not work either. Not that it would have prevented both of our cars having 2 tires slashed on each of them the first month we moved in or one being towed because it was parked in a spot near the maintenance building with no *no parking* signs (they did pay for that however). The office told me they were sorry for the inconvenience but living here is nothing but that, an inconvenience.Aug 13I called the office again on Aug 11 as the owner suggested. I was told the maintenance supervisor was on the property and she would get in touch with him to see if he could come to fix it. She then told me because of co-vid they cannot work on occupied apartments but she would see if he could wear his mask. I told her I could wear a mask, even leave the apartment for a bit, or there is plenty of times we are at work someonecould come fix it. I dont know if she talked to maintenance. I never got an update and no one came to fix it.

I am soooo excited to see new ownership here thats actually improving the Apartment Complex. We are finally getting new electrical panels and plugs for the inside. Ive seen teams of workers out here fixing and improving the property. Im so glad that this place is turning around. I now feel safer for my girlfriend and my teenager.

I am currently locked out of my unit. My keys fell of my chain sometime at work. I have dogs inside that i need to get to. Ive scoured the entire website for the 24 hour emergency maintenance number that it says is available but i cannot find it. Ive tried calling the office five times now but nothing. Idk what to do. I cant afford a locksmith to come open it. I love living here just i really need to get inside and dont know who to contact

Do Disabled Veterans really deserve this.If I could give 0 stars. I would. First, there are NO amenities. No laundry, no pool, trash everywhere all the time. Dumpsters stay full of trash. They dont cut the grass. Homeless people living in empty apartments. Stray dogs and cats. Drugs being sold in broad daylight. Maintenance do not honor work requests. They change the work requests to completed when they clearly have not. The parking lot has holes that looks like impact craters.

This place is HORRIBLE!!!! DO NOT MOVE HERE!!! My apartment flooded twice, and management or maintenance did nothing about it. The flooding had nothing to do with Harvey. They have a plumbing issue with the entire complex. The first time my apartment flooded there was sewage water backing up in the bath tub, and leaking from the toilet. This was on a Friday night, and I called the answering service, but maintenance didnt show up until a day or two later. Then the man just did something to the toilet and said the issue was fixed, but it wasnt. The following week my apartment flooded AGAIN!!!! I informed management and they did nothing to fix the situation. I wanted to talk to them about moving into another unit, but when I went to the front office there were other tenants complaining about their apartment flooding also. This place SUCKS!

The worst apartment complex I have ever seen in my life. There is an infestation of roaches and rats that the apartment complex cant or wont get under control. There are drug dealers and yes there have been shootings at the apartment. The laundry room is broken and rarely works. The apartment complex does not believing in fixing ANYTHING in a timely manner and hot water is a luxury the apartment complex does not want to give its residents.The management is HORRIBLE and INCOMPETENT. The phones NEVER WORK. You have to literally walk into the office and hope they are present to answer your question. They are RUDE, MEAN, and UNPROFESSIONAL people. Plus, NOW you have to pay your rent using Money Gram which is extra money, because I can only assume, they are thieves and money comes up missing, which may be the reason their attitude is horrible and nothing gets fixed. If I could give negative stars, it would be a NEGATIVE MILLION STARS. This place is ratchet and horrible...Word of advice...STAY AWAY...HELL would be more comfortable and cleaner than this place.

Worst apartment you can rent period. It’s a $600 apt for $900If their system goes does u still have to pay late fees. Even if it’s their fault.If u need something done asap, u can forget about that, they hate fixing things… they will wait until the it’s really really bad then they will send someone. I had a pipe leaking for months, black mold started growing and nothing, they waited until there’s was a water fall In my rest room to send someone… late for me to find out that my 1st report was sent in as completed. Lol what’s joke.

Love all the improvements. The staff has been very responsive to any questions I’ve asked. My kids love to play outside, so having a playground that is clean and safe has really made them happy! We are glad Valencia Grove Apartments is where we call home.

I left this place before my lease was up it showed up on my credit. I have videos of water leaks and water damage to the apartment. To the point.... Dont get a place here $1400 a month not worth it

Every day I see a new rat absolutely unacceptable 🤬😤😠 0stars!! The staff in the office are rude its your job to deal with the tenant if thats not your interest find another job. In my opinion your just collecting a check. Only two ladies in the office seem to care about solving your issues. This is not what I expected when renting a apt. I dont live in the wilderness so the 🐁🐀 rats should not be in my house.

They put a paint job on the apartment and called it a day. Valencia Grove has gone through several changes but has only worried about getting units filled and not maintaining the residents they have, my window still has open spots to the outside. The towing company they use is trash too, will tow you even if youve gotten a pass.

Horrible place to live! Infested with roaches and rats & mice, they turn the water off daily without warning most of the time around 4 or 5 in the morning right before u have to get up and take a shower and get ready for work and sometimes it stays off for days. Also the plumbing sucks! You always have to watch youre vehicle to make sure it doesnt get broken into or towed away during the night. Would not recommend ANYONE to move in here.

If it was possible to give 0 stars or less then I would. It’s so dirty over there, I left only two and a half months of being there. The roaches got so bad for no reason. It got worse as I kept moving in. I’d find them in my sons bed, I would come home every night and they’d be all over my kitchen floor, I’d have to sweep them under the fridge and oven bcuz they wouldn’t move. I’ve had one sitting on my shoulder while doing dishes before. The office people are nice at first then get rude, unprofessional, lazy. They tried to say I’m dirty and that’s why the roaches came around but yet I was barely ever home bcuz I had worked two jobs and I’m not the only one that had a roach problem. I don’t care how low that price of rent is, I don’t recommend them AT ALL. Took me almost 2,000 just to move out of there and that’s all money that was suppose to be for my kids clothes and stuff. But I guess spending that much to leave was worth it bcuz never again. I’m missing a VERY important piece of mail and they won’t even see if the person living where I did had found it or not. I was pretty much turned away.

Maintenance doesnt happen. Visited here with a friend who just moved in and they wouldnt even come and replace a fluorescent lightbulb He just moved in a month prior...and the lightbulb goes out. The floor tiles were freshly installed and floor glue was constantly seeping out so the floor in the kitchen area was a horrible mess. The seal on the refrigerator doesnt seal properly...the electrical wiring is so badly done that once the entire kitchen stopped working until we figured out that we had to hit the gfci...why the hell is the fridge on the same circuit as the counter plugs? So you run a toaster and pop the fridge circuit?But the worst...the ac unit. You can hear a constant ticking in the walls from the ac unit. You have to sleep with earplugs. This place..is awful. If you have a choice.. avoid it.

This place is horrendous. I regret moving in I’ve been trying to get my stuff fixed for months. Just to find out the woman never put in the work order. These people repainted over ROTTEN wood. The kitchen light wasn’t installed properly and is falling off. They painted the bathtub and the paint is peeling off. The water pressure here freaking sucks. Last week our hot water keep getting cut off. Your better off looking somewhere else to rent.

Horrible staff. They dont care you the residents. I have it out many time with them. They feel they can do what they want to punish you for speaking your mind or know the laws. I actually like my apartment. But I have asked for electrical to be repaired, tub be repaired they painted the tub with latex paint still nothing done. I tell them exactly what is going on and they still have no clue. I wish I could just use them for money paid with no work being done. And dont owe them money...not even a penny. They will evect you. I have reported them to so many agencies and they lie thru there teeth. Dont move here. Not worth it.

Unfortunately I give one star, but not even one star they deserve. I have a 2 bed 1 bath. The apartment is spacious, but about maintenance is HORRIBLE, dumpsters over flown with trash. Upon moving in I found out I have 3 holes in wall areas in the bathroom and kitchen and it yet waiting for to be fix and is been almost a year. I have had mice and roach infestation. I truly cant take more of this place

Since becoming a tenant, I have seen improvements across the property. Im really excited about the walking trails that are forthcoming. The staff is interactive and work diligently to build a rapport with tenants and create a sense of community.

Recently moved in building 19 (Pool view) love my unit everything I voiced with the people in the front was met they helped with my entire applying process. THANK YOU!Will bring donuts as a token of my appreciation.

Worst place to live at dont do it I know the deals might be good but you will regret it I can promise you that! The office people are horrible and so rude they dont care about the residents that live there Idalid the Manager is no help she will scream at you if she wants to all she cares about is getting her check! Some times they turn your water off with no warning and leave it off for days when you go up there to ask whats going on they say they dont know.... Like seriously bullshit! I have had been lift with no ac for a week and in the hot weather when I call to get something fix it takes them days to come and sometimes they dont even come. I cant wait till my lease is over to move out...

Very disappointed in the office staff . I went last Wed for a 3 bedroom townhouse. Gracie told us she had one available which we saw and it was still getting worked on at the moment but would be ready by our expected move in date of april 12th ..she also said that there was no deposit no app fee and no adminstration fee at sign up. Once approved she said we would pay prorated amount and the utilities. Excited about it all we filled out the apps right there and then left our copies of our ids and check stubs and left the office. On friday two days after gracie calls me so i can send her a copy of my id through email. This is telling me that i might still get this apartment. Here it is monday just 3 working days after and when i call and ask for status gracie said since i didnt put money down that another leasing agent rented it out and asked if i would like a 2 bedroom.uh no.. If I needed to put something down we would of in order to get the apartment but Gracie told us not to worry just to fill out the apps.If they had rented it out why couldnt they had called us saturday and let us know? Calling today gracie disnt even remember who we were...Mind you gracie thought i was put on hold on the phone when her and the other agent were discussing this issue...nope i heard the whole convo that the new residents would move in may 1st when i was suppose to move in april 12th ..if the office is this disorganized i can imagine everything else. We tried to give this place a try but if you go by the reviews on things you better believe all the bad reviews on this one. Very dissapointed we were really looking forward to moving in. I guess we will go give our money to an apartment complex that has better customer service.

Had friends and family living here. let me just say how terrible this place is. I would not recommend. Look for better if you can, these apartments will jack your money. Pictures are not up to date and they cant blame Harvey for any damages. They recently had a incident where they slashed a lot of the residents tires. So stay away people.

Its infested with bugs ( not just roaches, worse), even after being sprayed every week by pest control. plumbing is always messing up. electrical problems all the time. they make you pay for everything even if its not your fault. they never admit that its their apartment thats a piece of crap. management doesnt know crap, the lead manager avoids ppl at all costs. and never returns your calls. the management company never responds to emails and doesnt have a number that you can call. this place is just horrible. place in the perfect area but so horrible.

I have lived here for 5 years. 5 years too long. But its in the perfect area and its what I can afford. Currently, we have NO HOT WATER & its getting close to 45 degrees at night. Cold shower anyone? Think they care? NOPE. Hot water has been off for FIVE (5 days) now. 5 days and counting because the problem still isnt fixed. They cant and wont tell you anything. Who knows when it will be fixed! The office closes early so they dont have to face the residents! The manager, ROXANNE is VERY rude & ignorant. When asked tough questions, she will turn around and walk away from the conversation as if you dont matter. Im sure she will be replaced within 3 months anyway, as usual. The staff changes like night & day. Often times they forward the phones, and when you go in the office, the entire staff is there sitting at their desks! Where was I? Sometimes, they turn the water COMPLETELY OFF. No notice. I understand these apartments are ancient, but if they focused more on whats REALLY important like the boilers and thermometers, pipes, sheet rock, and heating/ cooling systems, instead of cosmetics and FAUX wood flooring, CAKED UP/ PAINTED OVER vents, changing the name lol (and other problems Ive experienced) we wouldnt have these problems. But no, the outside is more important than the PATCH WORK (not repairs), to lure people in to these OVER PRICED *SS apartments. Ive tried contacting the HAA & the news! I guess because of the area it doesnt raise enough red flags. NOBODY gives out information as far as how to escalate the issues to higher management or the property owner. I work hard, pay my rent on time, and dont bother my neighbors. All I ask for is a nice, enjoyable, deserving place to come home to, hell I pay for it! You may ask, Why dont she just move? So the next person can have the same problems? Why cant they do their job, and do it right? And it wasnt always this bad! But this ROXANNE chick, has got to be the WORST manager in my 5 years...

Infested with roaches, maintenance takes 3-4 months to get things fixed, too many repair issues, horrible customer/tenant service, its as if they did not care and just wanted the rent. If you are looking for something cheap, by all means, but the price is not worth it. Unless you have no other choice, do not, I repeat, do not rent here. You would rather pay more than deal with this I assure you.

Whoever you are responding for the company you are very DISGUSTING and UNPROFESSIONAL!! Why are you putting tenants business on a google review because they are giving their honest OPINION🙄 I will make sure I get in contact with corporate and whoever else I need to talk to so you can be removed. My friend use to live in these raggedy, rat infested, bed bug infested apartments and I’m so glad her and her family moved. Now good BYE✌🏾

The staff members do not communicate well. The gave me the run around for a month on a pending rental. Continuing to ask for more documentation without giving an exact reason or having an standard criteria for pending residents. The staff didn’t hesitate to get me to apply and pay the application fee only to not return phone call or answer the phone when attempting to get answers. Waiting to hear from Valencia Grove has cost me time and effort I could have been putting into another facility.Annoyed

Ive lived here most of my life, I can comfirm, its a craphole where dreams go to die. Heroine needles in the grass, gunshots at night, roaches, filthy tap water, mold, an EXTREME roach infestation. So glad my fam moved out. This place deserves to go out of business, demolished, its remains burnt, and the ashes buried in the Sahara desert. This, truly, was a horrible place to live.

I guess my area is ok and I live upstairs. I m staying because of the nice location but otherwise I mind my business. Their laundry doesnt wash clean and the gym is a mess.hot bc the ac doesnt work. Stinks and just yesterday had pieces of broken light bulb scattered all over.. the residents are dirty. Who throws trash on the floor when there are empty bins?.. they can do better

The dont even deserve the 1 starAnd Im not sorry to say that but , the are the baddest apartments ever .Bad management, and they trying to take your money anyway .Bad AC / they steal cars always / not safe place to live in .And the baddest thing is ( Indian ) guy working overthere in the office, he talk to everybody with attitude and he just told me that Im lying on him .Over all it was the baddest year I spend in this apartment.Trust me dont live overthere because its gonna be super headache

That apartment is horrible !!! They have me in a lease and Im not even living there . I was suppose to move theres at the dec.1st the apartment they tried to give me smelled like drugs, the window was busted out and the floor was unleveled with a leak in the restroom . They said live there for a week and then move to another one once the find one. My friend had just moved I said let me see her apartment the were suppose to be getting that apartment ready and then call me so I can move . I have yet to hear from them and havent its on my credit and everything saying I live there . Smh they need to be taken down . I have yet to receive my money from them or anything The Fountains at the Bayou is a horrible apartment complex and should be shut down

Bad place to live in!Dont waste your money here! Not to long ago they had a new manager amazing manager unfortunately he left 😕 & they have a new manager now! He doesnt do anything theres never hot water Ive been calling for like 2 months now my kitchen doesnt work all they say is someone is going to take a look at & no one comes! I wanted to move to a one bedroom one bath but they told me I couldnt cause I have a family of 4 yet I have a friend whos family is a family of 6 in one room.... My lease is about to end & no one came to see my kitchen! Looks for some other apartments dont waste ur money & ur time here!

Since those pictures are sooooo misleading.Welcome to fountain of the ghetto.I hope you come to be comfortable In super roach infested apartments and even if you dont have any where you stay... dont worry we offer to fix and leaks you WILL have or any mildew problems in less than a couple months! And by that I mean we will be there in a couple months to just see whats the problem and then take another couple months to send a guy who doesnt speak English and doesnt know what the heck hes doing. And then if you call again, we just might send an ameture! At the moment the dumpster trash situation is horrible. Trash is piling up outside the dumpsters and the smell is digusting this is not sanitary. Tenants are paying for trash service so provide those services

This was the absolute worst experience I’ve ever had renting. Nothing ever gets fixed. They are just trying to renovate the properties to get as many people moved in. Even if it means current residents have to live in terrible conditions

I have been to the property and grounds are keep very nice and clean the office staff is very sweet and helpful, outside staff works very hard to make everyone living here have a great experience . I would definitely recommend my friends and family to live here. its close to HWY 45 ,lots of great things to with the family around this are. Great schools as well.

I have mixed feelings about this place and have not even seen a unit. When i called the first time i was told i would be called back. 3 days went by and nothing. So i called them and got started on my online app, which refered me to call the office back. After speaking to the phone rep and informing her i would be driving over an hr to finish my application and view a unit I show up to the office and everything is closed. No courtesy phone call or anything just 2 hrs of wasted gas!

I have been trying to communicate with office for a month now and no one answers the phone. I left do to old management trying to rent my apartment out from under me. Luckily I was home when new tenants tried to move in. If management me sees this I need to speak to them immediately!!!!

They are infested with roaches and rats & they dont do anything to help you. The manager is never there so you cant complain . The workers are changed all the time. All they care about is money . They go up $50 dollars every time you renew . and if you want to transfer to another apt they charge you 300 no questions asked . Worst place ever !

Well here it is Thanksgiving 2019.was cooking Thanksgiving dinner had the food in stove for about 40 minutes when the stove stopped working called the answer ing service they said it was not a email. And would check it tomorrow. Now I have to take my family some were to eat.the 80.00 dollars spent for food has to be put in the trash. Will call my attorney tomorrow and the local tv station to come see how thay fix things. Maint sucks. Going to call Corp office tomorrow. Dont rent here.

Ive lived in MANY apartments, and this is so far THE WORST!! DO NOT MOVE HERE ! THEY CHARGE WAY TO MUCH FOR WHAT YOU GET (broken pipes, roaches, horrible maintenance, outdoor mess, bad management, etc.) I swear. The one manger Jasmin the fat one with curly ugly hair and an ugly black mate jeep, yeah her.. She tries to pull money basically out your butt. Shes so annoying and litterally gets on you for everything! These people will litterally lock you out/threaten you if you dont pay a penny, but yet they cant fix all the multiple problems they have. Getting out of here ASAP and making a report to the city of Houston .

Ive been trying to get in contact with someone because I still need to get some stuff out of the burned apartment I was living in and yet no call back. I have my child breathing machine and yet no has called me. No email phone call or anything. Its already 4-18-2017 all I want is my baby breathing machine I know that didnt get burned.

My move in January was an excellent choice here at Valencia Grove. By far the best property management I’ve come across. Friendly and reliable staff that provides exceptional service in a timely manner.. I Love It!!!

Valencia Grove is under new management and great changes are being made for the residence. I am so excited to see repairs being made on the property for the residence. I look for bigger and better things in the future.

Been living here for a couple of months already so far we love it and haven’t had any problems so I definitely recommend and the staff is awesome especially Atziri!

I didnt think the first week I moved here my unit would flood I had water in my kitchen living room bath and closet I told the manager about it she say Ill send someone they just cant fine good help I pay my rent i expect good service my bathroom ceiling has mold and mildew and the holes are still not fixed .

One of the most improved facilities I have ever laid eyes on. I saw this property at its initial purchase. Improvement to this point are remarkable. I am looking forward to where it will be in the next 3-6 months.

The new management has been very helpful. Gates are working, the park is being redone, and maintenance only took a day to come and check out our apartments AC.

Had a little roach problem but thanks toWilliam from Safe Space Service they aregone. He is very good at what he do and hemake sure he gives you great advice to keepthem away.

I Moved In April 1st My Apt Wasn’t Ready So They Put In One That Hadnt Been Taken Care Of Had Roaches Everything In Here. Two Weeks After I Moved In My AC Stopped Working Took Them Forever Too Fix It And I Found Out I Was Pregnant It Was 90 Degrees In Here I Had Too Call And Get Rude For Them Too Come Fix It.Fast Forward A Month My Oven Stops Working And My Fridge Has Went Out And Till This Day It’s Still Not Fixed But They Want Me Too Pay Rent I Can’t Be In An Apt With No Fridge Or Oven With A Newborn And A 4 Year Old Do Better Valencia Grove Because This Is Unacceptable.

This is my 2nd time living here I moved back because they are under New Management but To Be Honest NOTHING has changed…We still have trouble with them coming to fix any problems we have… I have Been waiting on them to come fix my toilet handle so we can flush the toilet for 2 Months now… I only Ben here 2 months I moved back here June 2 & they haven’t came to do they job yet…Ohh & they also have Rats

Have been a resident here for 6 months+ mrs Angelica is an awesome assistant manager, I havent had any big issues with my unit and always have responsive maintenance within a timely manner!

Stole my Admin fee app fee, deposit, and first months rent. I PAID EVERYTHING AND THEY GAVE MY APT AWAY 2 DAYS BEFORE MOVE IN

I’m glad I read the reviews. I went by today Sunday because their website says they are open Sundays from 1-5. It was a long drive just for a waste of time because the office was closed. I’ve had bad experiences with roach infested apartments and it’s something I don’t want to live through again. I’ll look elsewhere.

Im looking for new apartments and these are very cheap but seen the comments made me realize this is horrible and thanks to alicia for her comment thank you for been honest about this place so people wont get put in that positionwell i happened to go by them and it is very trashy also the gates are broken that is no save environment for anyone i would be worried about my things getting stolen also in the entrance that works yall have like tires all over the floor and i know Harvey hit yall really bad and i thought that yall took it apart and fixed it the right way

I have a messed up dishwasher thats probably older then I am, the oven/stove is a extreme fire hazard and is falling apart I had a water leak in the master bedroom and in the closest they just used plaster and paint without fixing the leak on the roof initially now the ceiling is falling apart and my air conditioner is all messed up air ducts are patched with tape and they did it horribly just an all around mess but the community is good and have had no problems with any of the residents.

Well they played us, they showed us a really nice apt and when we got our own everything was ugly and run down we didnt even get a washing machine.

Neighbors are always playing extreamly loud music for hours at a time. Makes the walls thump and are inconsiderate about volume levels.

Awful place to stay at my parent have been here for quite a while and its gone from OK to horrible within the past 2 years its always been Roach infested my father has to do all the repairs since the workers are too lazy theres trash everywhere and recently my parents mailbox was broken into nothing come to other apartments that have been burned or broken into theres no security what so ever if youre interested in being around ghetto people and somewhere were youre money is going to be wasted come here if not any other place is better then this junk yard

I am so proud to promote such a great place like this, the owners and associates are easy to communicate with and highly provide a conducive place to relax and live, they are easy to communicate with and had resolved the problem quickly even its not asked. I know they are just starting to make this place the best but I am already seeing great changes and facilities are continually developing not to mention a very good real estate investment.

I recently moved to these apartments and I am truly grateful to the office staff, Ms. Manager and Assistant treated me very kindly, and I received my apt. Very clean!When I call to have something fixed, they go the same day 😉 I am very happy.

I do not recommend this place AT ALL!! My daughter moved to Ayi 1 year ago and she is always complaining, the managers do not pay attention to all the problems that these apartments have! They are very despotic, Ayis manager is rude! My daughter has not had central air for weeks and they never fix it! The apartments are infected with cockroaches! A few apartments away from my daughter, they killed a man in his apartment, there is a lot of violence there and every month they increase your rent and utilities!! And so many more things, it even came out on Fox 26 that they are trying to evict a person despite Covid-19!Definitely horrible place!!

Very bad management, they charge you more than $300 dollars for water and electricity. I have an apartment with 2 bedrooms and a bathroom and they are charging me $1,200 dollars each month and in my contract it says that it is $800 dollars a month in rent plus bills. Now 06/24/2021, the contract is almost over, they never came to fix the apartment. I have had 5 months since the bathroom is useless, everything leaks and maintenance has never come, the toilets are older than anything, never come to this place. Something breaks and they dont fix it.

Terrible place to live, the air conditioning was damaged in the last 3 months and the kitchen light was damaged and they never fixed it, the AC system in the bathroom was leaking since we arrived at that place and they never fixed it, we left 2 months ago from that place and they dont want to give us back the $300 deposit, we already talked to the manager and she doesnt care... its worth mentioning that the place is full of pests (cockroaches and rats)

I really like living here. If I have a problem with my apartment, I just call the office and they will fix it in no time. I like that they have activities for the community and they have fumigation, I just have to call and they will send it to me.

When you come to make a rental contract they behave a little kindly but when you already live here and go to the offices to ask for repair of some appliance or something in the apartment they are sooo pedantic and then you leave and they are left treating you like crazy and they already have it so much that it bothers you and on top of that they come to check or repair until they feel like it and they dont even repair it they always have to leave things bad. I mentioned one of the many things that I need repaired and the white-haired lady told me that for the time we have been living here it is our responsibility to make those changes. Aaaah but now they even send letters charging more than what is established in the contract. When it was supposedly all included. The other thing is that I recommended others and they told me that they would return a certain amount of money and until now they have not done so, on the contrary, they are charging more.

The worst apts I have seen are these, they abuse their power, the apts are delivered ugly and the pool is dirty green, the garbage on the outside is not even picked up for a payment of 1,200, these are horrible cockroaches, all abandoned, it looks like a mousetrap, the manager is rude, you are talking and gets up from the chair and leaves the office, they should see if they close this pigsty and send the people from the city to see how dirty they are And they wont give you your money back money..the apts look very nice on the internet but they dont even show them to horrible people.....if you have children and you are worried about their well-being this is not the right place for them the environment is horrible

This is the worst place to live. We have been dealing with the water leak in the bathroom for two weeks and even in the closet, and they didnt come to fix it. We told them and they didnt, they said they didnt have time to come fix it. Think twice about coming here to live. ah this place 😡😡😡😡😡
