I’ve lived in several apartments in Houston, and this is by far one of the best! The management and staff go above and beyond to make residents feel welcome—special shoutout to Jonathan at management and Francisco at the valet for their outstanding service! Maintenance is quick and efficient, and the amenities are top-notch, especially the gym and yoga room. The buildings and parking garage are extremely secure and well maintained, which is a relief after I lived at another apartment complex in Houston, where cars would be stolen out of a gated parking garage weekly. I have yet to hear of any issues with safety or security here at Windsor, they take our safety seriously and truly care about their residents.The resident events are always fun, and the location is hard to beat, with it being walking distance to Buffalo Bayou Park, HEB, and a 10 minute drive to many popular bars and restaurants. Plus, the complimentary valet is such a convenient perk! I lived in the midrise while my boyfriend is in the high-rise, so I’ve experienced both, and for the price, you truly can’t find a better deal in Houston. Both buildings are well-maintained, and the overall experience has been fantastic. Highly recommend!

This is a really great place to live. By far my favorite apartment out of many in Houston. The management truly cares about their residents and put in a lot of effort to give us events and make us feel welcome. I’ve had bad management experiences at every apartment prior, but Jonathan and the Windsor team have been excellent and truly welcoming and friendly. There’s a helpful concierge desk team that helps with package delivery and questions. Great security in the garage and apartment building. The FREE valet is also very friendly and helpful as well. Great amenities here, and absolutely fantastic views for the price. Great pool, tanning room, gym, and walkability to HEB and the gym and park. I’ve got only good things to say about these guys and this facility! Jonathan is a great manager, so be sure to reach out to him with any questions about room tours.

I had a fantastic experience with the team at Windsor Memorial Residence moving in and I want to give a huge thank you to Jonathan, Leon, and Guy for their outstanding service during my move-in process.Jonathan and Leon were incredibly timely and efficient with the moving process, making everything seamless. They were not only professional but also extremely friendly and supportive, which made the transition much smoother for me. Leon, in particular, ensured that everything was organized from the very beginning, making the process even more efficient.A special shout-out to Jonathan for taking the initiative with my pest control concerns at my previous apartment. He went above and beyond to ensure that my new home was properly exterminated and free of any issues before I moved in. His proactive approach truly made a difference and gave me peace of mind, ensuring that I had a much better experience here.I also want to give a big thank you to Guy, the concierge, for being so welcoming and kind. His friendliness made me feel right at home from day one.So far, my experience here has been amazing, and I’m truly excited to be living here because of the warm and friendly atmosphere they’ve helped create. I really appreciate all of their hard work and effort in making my move stress-free. Thank you all!

Lived there 2 anf half yr. Management team not really taking care of the apartment properly. Very messy apartment. Worst part is the elevators. Always, 1 or 2 not working. Renovation of dog wash and club house taking almost 2yrs, and when we left still not done yet, but still got charged a luxury fee every month.if you move here, expect to see/smell dog urine, feces, and Marijuana most of the times (attached photos tells the story).

I toured these apartments a few months ago with my spouse and we loved them! The complex is clean, well staffed, and organized. They have a beautiful pool and outdoor area and offer community events/gatherings often. They also have valet! The staff was the best part though! They were so kind and helpful. Jasmine and Jess were great and easy to talk to and Jennifer was so professional & knowledgeable! Highly recommend these apartments for the staff alone! Everything else is a plus!

My wife and I feel very fortunate to live in this beautiful place. We loved it from the first moment we visited. The view of downtown is magical, the pool is beautiful. The location is incredible, not to mention that it is next to buffalo bayou park. But above all the good things about this place, the staff stands out. They always welcome us and serve us with great kindness. I publicly thank Jennifer who helped us throughout the rental process, Mark, Ontario and Jesus for all the help and kindness they always give us.They are currently making many improvements that will help modernize many areas of the building.

I am going to move soon and architecture of my easy decision is Jonathan. He is a star, i wish all apartments have property and leasing managers like him. His help is beyond expectations, by providing all options, all details and helping me to find right unit for me. I am counting down for my move. It is delightful to live at Memorial by Windsor that we call our Home. We have been in this facility for over 10 years. We can walk on Buffalo Bayou every day. Our Manager, Jonathan Kichamu, is a fantastic guy. He does whatever he can to make this Building run. Our Maintenance Guys, the Concierge Guys and Girls, and the Valet Guys are great. This is by far the worst apartment building that I have lived in. The elevators are always down and when they are down, residents are not alerted. The hallways are dirty as the carpet is rarely vacuumed or cleaned. The renovation that was to happen two years ago has yet to be complete. The washers and dryers are low budget. Maintenance is slow. Anytime you get on an elevator it smells of weed. Look for other highrises.

Windsor Memorial has been a great place to live since I moved in last month and the views are amazing! Jonathan is an excellent manager, valet is on it, and maintenance has been very diligent!

Johnathan and Danesha were excellent! They assisted my Fiancé and I right away, and was diligent with assuring we were well taken care of in the process of looking to lease!

I’ve lived at Windsor Memorial for about 2 years now. The location is great. My unit specifically is great. It is quiet and the view is spectacular.However, living here has gone downhill.The recycling areas in the garage have been overflowing with trash causing the parking garage to stink. The elevators and common areas are often dirty. There’s often dog pee that is left in the elevator or main hallway for hours. The elevators break down all of the time. The pool turns yellow and murky during the summer which is beyond disgusting. Many of the amenities have been under construction since January, and there’s been no update on this for months.I definitely would not call this building luxury, and I would not recommend living here.

Although good things such as vallet and location, there is too much room for improvement. I joined the building in Jan 24 and was told that the reforms would be ready by March. It is November and there is no sign of it getting ready this year. Also, simple issues are not solved, for example the peloton bike has a broken pedal that only cost $50 USD to solve and it been over two months.

Unbearable Noise - Stay AwayI have been living in Windsor Memorial for less than two weeks, and my experience has been nothing short of a nightmare due to constant noise disturbances since day one. From early morning until late at night, the noise is incessant and intolerable, especially when you neighbors are someone who doesn’t care about anyone and we all know such kind of people exists.The walls are paper-thin, and I can hear every footstep, and movement from my neighbors, especially made purposely. This has severely affected my ability to sleep, work, and enjoy my living space. Despite multiple complaints to management, no effective measures have been taken to resolve the issue.Additionally, the noise has taken a toll on my health, since I am a cardiac patient and have to see the doctor and obtain medications since I moved here. I’ve had to sleep in my closet and work from my balcony just to escape the noise, but even these measures provide little relief. My psychological well-being has deteriorated to the point where I am now seeking medical help.If you value peace and quiet in your home, I strongly advise you to avoid this apartment complex. The managements lack of action and disregard for tenant comfort is unacceptable. I want to thank the full office staff at Windsor Memorial in Houston Texas Jasmine Jessica , Jonathan and all the other staff are going above and beyond. Just to know that you have staff that are considerate and compassionate and willing to help without even second thinking about it means a lot. You feel welcome by all of them as soon as you walk in the door and if they have to stay late to help you they dont mind. You cant get this type of service anywhere. They help keep the complex clean and organized, and well maintained. So I would not prefer to live any other place than here. From apartment number 7109.

No this place is awful Jonathan told to put the money down and they can hold hold it for a month , then they turn around and tell well cant hold because they just want to sale so in reported to the BBB because they lied to me waisted 60 dollars for nothing then they acted like if they dont remember me. Dont recommend this place to no one and dont believe Jonathan also like to walk around with champagne bottles as he show you the apartment. if pulls well go online we can hold it for 30 days bunch lieing people here and the Don recommend this place all they are worried about is them making that quick buck of you.......

We lived here for 2 1/2 years and we loved living here. The views and community itself are wonderful. The only reason we moved is because we recently bought a house.• Jonathan, the assistant manager was always very helpful with any questions or concerns we had. He was always so kind and always had a positive attitude. He was also a man of his word. If he said he was going to do something for you, he did it. We are so grateful for Jonathan!• Jasmine worked in the office and was an absolute delight. If Jonathan or the property manager weren’t around, Jazmine was there to help. Also always so positive!• Ontario, Mark, and Jesus were our favorite concierge guys. They always made us feel welcome. Ontario always made us feel welcome and radiated positivity. He could always put us in a good mood regardless of what the day had brought. Mark was also always very kind and helpful. He was on top of things and always tried to help where he could. If you needed an answer about something, Mark could find it for you. Jesus was also always so nice and helpful and very thorough at his job.• The maintenance staff was top notch. Most of our maintenance requests were solved same day or by the next day.Thank you to Windsor Memorial for allowing us to call you home for the past 2 1/2 years!

Overall, my experience at Windsor Memorial has been excellent. This is primarily due to the on-site staff members who have been consistently responsive and friendly from day one. I should mention, in particular, Mark and the concierge staff; the entire valet team; Jose and the wonderful maintenance team, and everyone in the leasing department.

Lived here short term and had an awesome stay this summer! My work requires quick moves and the team made my entire experience a breeze. I have lived a now 3 Windsor properties and this experience has confirmed my expectations. The management team is always friendly and courteous and do everything they can to find solutions. Construction does happen from time to time but always to add more to the community. My wife and I lived in a two bedroom in the mid rise and absolutely loved it. The separate thermostat for just the bedroom was a game changer and smack in the middle of an awesome neighborhood. Great place to live if you are looking to experience true Houston living right off the bayou, and minutes from downtown! Thank you to the triple threat of a team in Jessica, Jasmine, and Jennifer!!!

I had nothing but positive things to say about the maintenance staff, Jose does a phenomenal job. He went above and beyond to take care of my work orders, and his costumer service was above exceptional! I will definitely be renewing my lease once it comes up.

I used to live at Windsor Memorial and it was a great experience. It was the first place I lived when I moved to Houston and the only other place besides where I live now. The best part of my experience there was Jonathan. He made it feel like home and made sure all of my requests were addressed.

Ontario is super amazing at his jobs. The BEST concierge I’ve ever. He’s magnificent at communicating , he works very efficiently, and his energy is out of this world. Thankful for him to be working in my community, making everyday the BEST! He definitely deserves more recognition for all the amazing work he does.

A lot of basic renovations that have taken more than a year to be done. Their fees went up but the “luxury” lifestyle is not there anymore.

Had a terrible experience… I made an appointment to tour the property. Went to the appointment, turns out the leasing agent wasn’t in. Not sure who scheduled the appointment and why they thought it was a good idea to waste people’s time. If there was an unforeseen circumstance, pick up the phone and cancel the appointments. If the people trying to sell you the place are this mismanaged, I can only imagine how the place is run. From the exterior the property is beautiful and location is great, but no one wants to go home after a busy day of work to a poorly managed apartment property.

Some or other problem keeps on happening @Windsor Memorial. First: such a horrible experience with elevators - sometime the main elevators and sometime the garage elevator. Second: the media center which was going through renovations for long and for more than 2 months we couldn’t get inside the facility. Third: false alarm is like a daily routine. For no reason the alarm starts and it disturbs the ongoing meetings. Fourth: bad smell in the elevators which is a frequent thing. Fifth: poor plumbing work that triggers flooding situation which we had experienced at our apartment and we had to face a lot during the flood night and post the drying machines to clean all the rooms. Sixth: too expensive against the facilities covered. Seventh: In my apartment especially network was very bad. WIFI works but not 5G.Eighth: Half of the gym equipment’s are non-functional for months and such a small gym to cater a high rise apartment community.Didn’t want to extend lease after staying for 15 months.Liked the valet service and all the staff - a big round of applause to everyone at the reception, valet and office. Maintenance has loads of rooms to improve upon.

There are things I love and there are things that are concerning, but overall I have enjoyed living here.Pros: if youre an active individual who works out and wants a nice studio this place has a great one. They have a squat rack (which so many apartments DO NOT HAVE) and they have a barbell separate from the attached/assisted use which is better for your form. Also they have pelotons and plenty of treadmills so youre not waiting to use things for a long time. The downside is they used to have two pelotons and now they have just the one. They also almost removed the individual barbell - which I believe is such a huge perk, but theyll be putting them back I hope! The staff (Jennifer, and the Concierge staff: Ontario, Jesus, and Mark) are phenomenal, as are the valet folks.Cons: Ive heard from at least two individuals that their cars were stolen from the gated parking garage (in both cases they were Chevys if that matters), and once we had a shooting nearby that caused some property damage and had the place go on lockdown. I think that comes along with living in a large city, I feel mostly safe except when I come home super late and am in the garage. Theres also Dog waste everywhere on the grounds - so thats less than ideal. Also, the elevators seem to always be broken, often we are down to just one working elevator for the whole building, which does make keeping appointments a bit difficult.

Went to tour an apartment there and was greeted and helped by Jonathan! He was the absolute best. He thoroughly answered every question I had, made it a point to make me feel like I was already gone, and overall created a warm environment to imagine my life here at Windsor.

I am entering my third year of living at Windsor Memorial, and my entire experience has been incredible. The office staff, door staff, maintenance staff, and valet staff are all so friendly, hardworking and welcoming. Jesus and Onario greet me with helpful and smiling faces everyday. My favorite amenity offered at Windsor Memorial is valet. The entire valet staff make living here so great. Sefe especially always makes my day by greeting me when I arrive home and helping me unload my car full of bags with a smile on his face. He is always so personable while asking about my day and quick to put my car away from me so that I dont have to wait. Jonathan, who used to work at this property, always greeted me with the biggest smile anytime I would see him. Jonathan now works at the Shepherd location, and has remained a wonderful connection. I still see Jonathan frequently in in my building, and I am still greeted with the same warm smile, professionalism, and hospitality. I truly cant imagine living anywhere else and receiving this type of service.

I have lived at Windsor Memorial now for over 6 years. The location can’t be beat. The Concierge team of Jonathan, Mark, Jesus, and Ontario are very attentive to the residents. Ahmed, Francisco and the rest of the valet team are fantastic as well.

Amazing apartments with an amazing view . The last time I visited I was greeted by Jose he told me about the building and all the amenities the apartment offers such as the gym , valet service, and club house . He talked to me about how many years hes been with the Windsor company and how he enjoys what he does for the company.

The elevators are disgusting. The “shades” in the apartment are a joke, falling apart. The appliances are old. The building needs renovation big time. The custom service is awful. I a sent an email in MARCH asking for a refund of my energy bill. During the winter, I was out of town, and I got an email from property management asking residents to turn the heat on so the pipes wouldn’t freeze. I was not there so I authorized someone to tun it on per the instructions in the email. My energy bills for October went from $77.62 to $287.11 (I was out of town this period). I sent an email to property management in MARCH. They replied asking me to send my energy bills, which I did. I sent a follow up email in JUNE. I haven’t gotten a response. This is ridiculous . Also, my energy bill went to $300 for 3 months because my AC was broken. The positive is the beautiful view and the staff which is excellent, especially the concierges (Mark and Ontario), the valet and the maintenance staff. They are really nice and professional.

My husband and I can’t say enough good things about this place. We are definitely happy we made the move to this community 3 years ago. The office staff, concierge, maintenance and valet function like a very close family! They work so well keeping the tenants informed and respond quickly to any of our needs. The maintenance crew is absolutely the best! The valet become your friends and are always so helpful! It is so nice to come home and have people greet you with a warm welcome. We could have picked any apartment in this area but no other apartment made us feel at home like Memorial Windsor. I don’t even need to mention how perfect the location is and how amazing the views are from this beautiful high rise! We are proud to say we live here

Ive had nothing but great experince here on my 4th year.. I dont live in the tower but the Midrise which I find to be a great value. Love the quick access to the park to walk the dog, the pool is not overly party crazy but still entertaining and they maintain it well except for a few weeks here or there that they cant keep up. They replaced my carpet for woodfloor after my 3rd lease renewal which was awsome. Lastly the entire staff is on point i consider some of them my friends at this point. Makes the place feel very much like a community! Valet is great, package retrevial is great not one lost item yet! Keep up the great work!

Updated Review February 2024: Do not move here unless you want your vehicle stolen from the parking garage and have management do absolutely nothing about it. It has been 3.5 weeks since our vehicle was stolen and they have yet to provide 3 hours worth of footage to law enforcement. Despite sending multiple emails week after week, we have yet to have a resolution to this. This has been the third time our vehicle was either broken into or stolen from the garage. The “security gates” are an absolute joke as they hardly ever work. There has even been an instance where we were told to shelter in place because of dangerous suspects on the property. We’ve spoken to others who have had their vehicles broken into or stolen from here as well. There are 4 elevators and max 2 work at any given time, causing there to be a line of people waiting to get on the elevators. This place is called a “luxury community,” but it definitely is not. One of the only good things I have to say about this place is some of the concierge staff are wonderful, especially Ontario. Be wary about this place.October 2022: My husband and I have been here for almost a month, and so far everything has been wonderful. Every staff member at Windsor Memorial has been so kind and welcoming - particularly Ontario and Jasmine! Jasmine helped us throughout the leasing process and was attentive, knowledgeable, and friendly. She sold us on moving there! Ontario never fails to make us smile and is always such a delight to talk to. When filing service requests, they’re fixed promptly and any questions or concerns we have are addressed quickly. We have no complaints and are very happy here! Definitely come check it out - tons of amenities and the security is top-notch. We had an issue multiple times with security at our old place, so knowing how good the security is here gave us some peace of mind.

I’ve been living here for almost 3 years and haven’t had a complaint until this week. I received 2 days notice that they were going to enter my apartment and do major construction for 2 entire days. They also stated I needed to figure out a situation for my large dog with anxiety. I work in a hospital with 12 hour shifts and was going to be scheduled to work those 2 days so I cannot be at home to take care of my dog when the construction workers enter my apartment. The leasing office ladies told me they sent out emails over the last month saying this construction was going to happen. However, they checked their database and my email was not included. They were not helpful and not accommodating to my situation. Also, my apartment was broken into about 2 years ago. It freaked out my dog so I can’t have random strangers be there without me anymore. Now I feel like I’m not respected, and it is very inconvenient to live here.

I stopped in without an appointment just to get some information and I was helped by young man named Jonathan Kichamu (I hope I spelled that right) he was very warm and inviting and did not rush me at all even though I can tell he was very busy. Even though Im not looking to move and Im doing the legwork for my son, he still made me feel just as important as any other prospect he would have toured and I truly appreciate him for that. I would definitely say that its company needs to either give him a raise or try to find a way to clone him and put him at every property they have. Thank you, Jonathan!

I recently had the pleasure of living in this building for a year, and I must say, it was an exceptional experience. One of the standout features was the valet service, which was simply top-notch. The valet team, particularly Ahmed, deserves special recognition for their amazing work. Ahmed went above and beyond to ensure a seamless and pleasant experience every time I needed assistance. His exceptional service exemplified the high standards set by the entire valet team.

Addendum: they have updated the interiors which was much needed and appreciated. However, they redid my neighbors floors without moving him out, but wouldn’t do mine. My neighbor threatened to move out, so I suppose I could have been more threatening, or maybe they just don’t like me? As a long time tenant here now, I can say there are some amazing things about this community and some things that are lacking, but in general they try to take care of the community. I wish they could keep their good concierge for longer, because they make living here so wonderful.Old** Amazing community. Amazing staff. Amazing location. Concierge and valet is top notch. The only thing that makes this property 4 star is the quality of the interior. Perhaps I’m critical because I’ve worked for five star properties and know those standards. Please understand you get amazing value here. But if you’re looking for updated interior you need to go to newer properties. Of course you don’t get the same value there with much smaller spaces. Everything in life is a trade off. I have zero complaints. The leasing staff is also top notch.

Unfortunately this apartment complex has been going down hill as of late. Been living there for 3 and a half years and honestly planning on moving when my lease finishes. When I first moved in was under different management and they were great. But the last few years have been in a decline. One of the 3 elevators to go up the 25 floors has been broken for 4+ months. The same elevator was broken all of 2022 too. In less than 3 weeks, cars have been broken into 2 separate times. Elevators either smell like weed or dog piss. They make the front look all nice but the guts of the apartment is falling apart.

I love everything about Windsor Memorial Apartments! Management always comes to the rescue in a timely manner, the environment is clean, and everyone is so friendly and welcoming. There’s times that they host holiday events for residents to get together and have a fun time. Wouldn’t have chose a better stay than Windsor Memorial !

I absolutely love my apartment and am happy to call Memorial by Windsor my home. The valet staff is great and it’s nice to not have to park my car after a long day of work. The concierge staff is super helpful and friendly. Especially Tim! Every time we come in and he’s at the desk he always greets us and jokes around with my son. The lovely ladies in the leasing office are always available to help whenever I have any questions or concerns. The property is super pet friendly and often throw events for our pets. The maintenance team is AMAZING they are quick with any service request I’ve put in before, they always follow up, and explain in detail what they worked on in my apartment. Let’s not forget how amazing the view is!

I am on the tail end of my first year at Windsor Memorial. I have always owned homes and this is my first time in a high rise. I love it. The people here are so friendly and the location is the best IMO. I live on the top floor with a fantastic view of downtown Houston. We are located on Memorial on the Bayou. 5 minutes from one of the best dog parks in any big city. Minutes from a great walk or bike ride. The staff go out of their way to help you with anything. I love the valet and concierges - no lost or stolen packages. Give this a good look. I love it! Jim

I have lived here for about 6 years and from day 1 I knew I could make a home here. I love the community and amenities Windsor provides. Michelle and Jennifer has always made sure myself, as a resident, am always taken care of. Even though this is a beautiful property, it is actually the people here that make this place such a wonderful to live. The valet, concierge, maintenance workers, leasing agents have ALL made me feel like I am safe at home. I appreciate every one of them.

10/10.This is my second year living in Windsor Memorial (3rd year in a Windsor property). Ive lived in different apartments (7 different places) the past 10 years and Windsor Memorial (along with other Windsor Properties Ive also lived in) is hands down the best apartment Ive lived in for the reasons below.Management is top-notch. Unlike so many other apartments, you do NOT run into issues with management at Windsor. Management and staffs are extremely friendly, helpful, and genuinely interested in your experience on property.As a prime example, during the February 2021 snow storm, our building was also unfortunately affected with no power / no water. While the entire city was waiting for the power to restore, Windsor did everything within their power to make it more bearable to get through the tough time. They ran generators to keep the elevators running (the building has 25 floors so this is crucial). They rented charter buses to park outside the property for ~10 hours each day to provide heating and ability to charge our devices. They also had food catered for the residents. Although the snow storm experience was not easy for anyone, Windsor definitely showed they cared for their residents.Windsor also does a great job responding to your needs. The maintenance requests are always met timely. The building is always kept clean (they even clean & vacuum the garage!!). My wife and I both feel very safe taking the dog out at night. Never had any issues with receiving mails / packages. Building is constructed extremely well--we never hear our neighbors (we have good neighbors to begin with, but also very impressed that we never hear any noise). I see them clean the pool and jacuzzi all the time. The gym is always kept in a good condition.Recently, I walked into the leasing office to ask a question. One of the leasing agents there mentioned that shes never seen me before despite my second year in the building. My response was that I dont have much questions or issues to complain about that there was no need to visit the leasing office, which is true.I highly recommend anyone looking in the area to come tour Windsor Memorial. Ive not regretted signing here and Im very confident to say that Im not alone to think that.

Moved here 5 months ago and its the best living arrangement decision Ive made. I love living here, the staff and neighbors are great people, it is so refreshing to live in a place where civility and politeness are the norm unlike some other places near by. I love the convenience, the views, amenities, peace and quiet this property provides. Windsor by Memorial has been my home for the past 9 years. I just want to pass on my experience to whomever is looking for a great place to live. Its in a prime spot for people who like to be outdoors but stay in the city. Lots of trails and dog parks close by. Also, close to all the fun the city has to offer. The apartments themselves are great. I hear very little noise from neighbors within the high rise. This complex feels like a small community despite the size, most people are very friendly.The staff has changed through my time here, but they have always been friendly and helpful. The current staff has been great especially with the challenges they have faced with updating the complex. From day one 1 Ive had very few issues. If I had anything needing repair it was dealt with promptly. The maintenance, cleaning crew and valet have always been great. Its unfortunate I wont be able to experience the upgrades to an already fantastic spot. I hate to leave, but my lady likes the burbs.Like all places its not perfect for everyone, but its been perfect from me. Thanks Team Windsor!

Me and my boyfriend moved in about a month ago, and weve been loving every bit of it here! There were a few hiccups with repairs but they serviced those issues in no time. Everything is beautiful here, the people are so nice. I have never felt so comfortable at an apartment. My cat absolutely adores the windows, she has been so calm and happy here. Our unit has so much lovely natural lighting coming which I lovvv! Thank you Deshawn for making our move in so easy. The concierge team is so sweet as well, I feel safe here in every way.

The Windsor Memorial Apartments is one of the most impressive apartments I’ve been in. The service/staff is very professional, responsible, and friendly. The apartments it’s self is always clean inside and outside. All around great and will leave you holding other apartments to the high standards of The Windsor Apartments.

I have lived in several apartment communities across Texas and Windsor Memorial so far has been the best experience out of all. The community itself is beautiful, loaded with beautiful amenities and overall well kept/renovated. The convenience features like the 24 hour concierge and inclusive free valet parking for residents and guests make it truly unique. Combine that with location (just off the bayou trail and beautiful views to downtown Houston and the Buffalo bayou park plus bats bridge) then youre truly looking at an unbeatable choice. Best of all, all the people working there including the lease office team (and especially Heidy), the concierge, valet and maintenance folks are extremely responsive, friendly and helpful. The units are well updated and there are many options for budget, floor plan, view between the two buildings (mid-rise and high-rise). Definitely would recommend this place to anyone!

We love living here. Not only is this a beautiful building, what makes it special is the wonderful staff. Jennifer, the property manager, does a great job of engaging the community. And her team is friendly, helpful, accommodating and very customer service oriented. Couldnt be happier with the choice to live here.

Been at Memorial by Windsor for almost 2 years and absolutely love this place! Starting with a top notch management team who truly care about the residents. They are a fun team and regularly put together resident events. The maintenance team - wow! When you need them, they are there for you. Very quick to take care of your needs and ensure your happiness. The valet guys are great at what they do. Concierge is super! Great help with meeting your needs. Memorial by WINDSOR has fantastic views of Buffalo Bayou, downtown, medical center and the Galleria. If youre looking for a great place, this is it!!

Great location with easy access to the bayou and amazing views. Maintenance crew is the best, they are quick with service request. The valet guys at windsor memorial are the best there are on their kind. I always get home to be greeted with a big smile and kind gestures. My car is always on time and receives the most careful treatment. Having valet at windsor memorial is such a big relief, but honestly it makes it even better because of the people working the valet. Moved out after 6 months, my experience living there was the reason I moved out. had problems with the concierge‘s letting guest up without calling, the doors were not locking, cars were being broken into, the smell of pot could be smelled all over the property, had animals running around peeing in the elevators and all over the floors in the common areas, even seen a guest wearing an ankle monitor under house arrest. elevators hardly worked, constant power outages. When calling the property for anything you get sent to the call center were no calls are ever returned. I felt very unsafe in this property and tried to make some kind of arrangement with the property staff and was still charged over $4000 to break my lease.

I have worked with the amazing staff at Windsor Memorial as well as the rest of the Windsor properties in Houston. They are a pleasure to work with! Always professional, very knowledgeable, and exceedingly courteous. While I have not had the pleasure of living at a Windsor property, I have no doubt that it would be an incredibly comfortable and enjoyable experience. I would recommend these properties to any and everyone!

I’ve lived here for a year and about to renew my lease. This place is awesome! All the staff are really friendly and nice, Especially Tim the concierge! The residents are all nice too. I have some great neighbors. It’s extremely dog friendly, there are always dog treats in the front which my dog Cash loves! They are upgrading the building and the common areas, I’m excited for the new dog spa! The location is the highlight, right on the bayou trail, quick to get to all the freeways, and even if there is traffic on Studemont, there is the other side road you can use to get around. They also have some great resident activities and food trucks every week! If I could point out one con...I would say the parking. I like parking my own truck bc I leave for the gym before the valet guys come in the morning, and in the evening by 10pm (sometimes earlier on the weekends) the garage is full. It’s a really annoying situation however all the staff really do try to find a solution because I don’t like parking on the street. But honestly it’s not even a con...just an annoyance. So yea the rent is a little higher like some of the reviews say, but it’s completely worth it! I have always felt safe, comfortable and welcomed here!

I cant say enough GREAT things about living here! Having lived in multiple complexes in Houston, I will not live anywhere else. The views are unbeatable, the building and grounds are always being cleaned and upkept, its VERY dog friendly-having direct access to Buffalo Bayou is a huge plus. But what really makes this place outstanding is the incredible management who actually care about residents and their issues and are always there to help! I have never experienced such outstanding management of the 10+ buildings Ive lived in. The concierge and valet staff are always friendly and helpful. HIGHLY recommend Memorial by Windsor!

The Valet staff is amazing ! They are always so friendly and have a great attitude the whole time they are there. Concierge is great and they are always assisting and answering questions. The apartment complex itself is very CLEAN and everything always looks beautiful!

This place has steadily deteriorated over the last 2 years. Been here 4 years and notice a significant decline in the property. People moving in dont respect the property, mgmt does not enforce the regulations. Cleanliness of the area is low. Pool is seldom clear. Security access points are malfunctioning. The place needs a new magmt team and a reset. On the positive side, the valet team is great. Will be relocating when current lease expires.

The management and maintenance staff, who are always attentive, were AMAZING during the freeze recently. The management kept the residents well informed about what was transpiring in our building and as soon as they possibly could arrange it, had warming buses with wifi and food trucks out front for residents needs. The maintenance staff worked tirelessly to attend to problems as soon as they possibly could. I love my apartment and my view of Buffalo Bayou and downtown, however what really makes me happy here at Memorial by Windsor is that I feel the residents needs are so well attended to. Hooray for Memorial by Windsor!!

Had an appointment with Jasmine today at 3:00 PM looking for a two bedroom apartment. We showed up on the time but the concierge said she was not available for us at this time and wanted to hand us documents about the property. Very unprofessional. If they treat their potential tenants this way, you can only wonder how much worse it gets after.

Ive lived here for two years and the concierge and valet team make this place so friendly! The midrise can be noisy especially with the pool and hot tub right there and people staying out past the 10pm curfew. The hot tub is broken most of the time and the elevators are down a lot, that is the biggest complaint weve had. Otherwise the view is beautiful and the bayou is right there!

Front desk person and a valet rep weren’t very nice, I was here doing a service for a resident. I understand service workers won’t get the same treatment as residents, but I believe you should be nice to all, especially when you are here to help one of their tenants.

I was also given TWO day notice on a piece of paper shoved in my front door noting that my apartment was going to be renovated. For a luxury apartment, this is not appropriate or professional. I did not receive an email or even a phone call.

This is the place to live - we are renewing our 3rd lease - perfect place for ease and convenience in Houston. But more than location, location, location - the staff here is wonderful, not only do they greet all residents by name - they also greet pets by name and are the best when we have guests. Their response to any issue is handled promptly and courteously. They were the absolute best in tending to residents needs during the ice storm providing food and warm buses and charging stations. Thank WM - we love living here.

Bailey and her team are simply great. This place is kind of an unknown gem in Houston, especially if you have dogs or are into fitness. We are literally on the Bayou with a bridge accessing both sides and the dog park less than a quarter mile on protected sidewalks.The apartments are updated, and the building is really quiet overall with the guests being very social.We recently got uprooted and had to move early, and the made the process fast, efficient and hassle-free.Cant say enough about this place, its just great and we will really miss it!

Memorial by Windsor was the best place my husband and I looked at. We are so excited to move in . We met with Amy Finger who showed us around the property. She is truly the best person for this job. She asked us very detailed questions and quickly helped us find a unit that we liked and worked some magic for it to all come true. Amy was with us every step of the way checking on the process and calling to make it easier for us. Amy is a really awesome person. Christin the assistant manger also was super nice and did amazing. These experts relieved stress off of us and we are more than excited to move in to our perfect home.

I recently moved out of the Windsor Memorial hi-rise and did not want to miss an opportunity to highlight some of the people who made living there an enjoyable experience.Anytime I had a maintenance issue the maintenance staff resolved it in a timely and friendly manner, always! Two members of the valet team, Tao and Amir always delivered exceptional and friendly service and did this on a daily basis. The Concierge Manager, Jonathan Kichamu was always willing to help with whatever I needed. Every time I saw Jonathan he always asked how I was doing and how my son was. He was genuine and authentic. Jonathan looked the part, you know the first person you see when you walk in to a business? He was a sharp dresser and always had a smile on his face! What a great impression he left on me and I will miss seeing Jonathan :O)

Ahmed, Sefedin, Fatmir and the rest of the cedars valet guys are truly the best. They go above and beyond for the residents and guests of Windsor memorial and make this building feel like a family when you see their smiling faces daily. Not only do they provide amazing care here but anywhere in Houston that uses Cedar’s Valet I know I am going to get exceptional service.

Ive been living at Windsor Memorial for the last two years and renewed for another two years in no small part thanks to how wonderful the concierge team has been, especially Jonathan and Timothy. Jonathan is always happy to lend a hand, has been amazing coordinating package deliveries and dropoffs, and is a consummate professional! Maintenance is a breeze too and the amenities cant be beat. Everyone has really stepped up their game during the pandemic and I could not be more appreciative!

I will be as honest and tactful as I can be. I will also be fair.I’ll begin with the good.The Consierge and valet teams are amazing. They are helpful and go above and beyond to take care of your needs. I never had to wait long to retrieve my vehicle and not once was anything ever missing from my vehicle. The Consierge team took care of our packages and calling us when we have guests. I hosted an event or two and they made sure my guests were directed in the right direction. They were always happy, made a point to greet us by name and were overall pleasant.The leasing team were nice, specifically Michelle and Alette. I believe they are both gone from the property now and that’s a shame. I never knew the new property manager’s name. She was not as friendly nor did she take the time to get to know us or maybe it was just me.Now for The Bad.Noise. I lived on the 5th floor and between street noise, neighbor above noise and something that would bump against the building when the wind blows too hard and keep me up throughout the night it became a matter of counting down to my last day.Upstairs neighbor would be building something or just always hammering and some scratching/scraping noise that would be almost a daily thing. My daughter worked nights and was unable to sleep on many occasions. For a building made of concrete it was weird how the noise level was so defined. The windows don’t keep out sound either.In comparison, I moved to another high rise and these windows don’t let much in at all. It’s so quiet here.The elevators were a problem. My daughter got stuck in one for 30 plus minutes. This was always an issue. The garage elevator was out occasionally as well. This was always bad because the valet them closes at 10pm, even on weekends. Finding parking was impossible if you arrived home too late and would have to park on the roof where it’s uncovered. Coming home late from a night out wearing heels, having to park on the 6th floor only to realize the garage elevator is out, was not fun. Navigating 6 flights in heels was disappointing.The overall upkeep of the elevators and the building could’ve been better. It started to become less than appealing by the time we moved out. I just moved the end of December 2021 when my lease ended.My final verdict: There are many nicer high-rises in Houston. Shop around.

This apartment and it’s staff are incredible. The care they take to make residents feel comfortable is unparalleled. With everything going on in Texas right now with the weather, power outages, and broken pipes, the team has been nothing short of INCREDIBLE. They put together a warming bus for cold residents and have been so kind during this process. Highly recommend this apartment.

Save ya time, gas and money. Such a waste. I toured not long ago. It was super hot.. their common area past front desk was so hot and still is hot. Their air was broke for idk how long. The hall ways in the floors are hot and muggy as well. The front desk ppl dont even call the residents to check first with them. Their speed lifts are so slow!!! I took the stairs down and I still beat the car!! What the heck!! Its a total waste of your money time and gas. Dont even go or move here. Not to mention valet ppl are so rude. The day to tour my friend who wanted to live there was told by the leasing person we normally tour till we close but I have a concert I really wanna go to can we reschedule? How rude you dont even put guest first.

Stopped in on Sunday. They didn’t have for availability my time frame, but Jonathan K. Was so helpful, and kind. I will be coming back because he made me feel like I was famous.

We have been living at Memorial Windsor for almost four months and we love it. Location is perfect. Being next to Buffalo Bayou Park is great for dog walking and exercising. Residents and staff are super friendly. Home sweet home!

If I could put zero stars I would. Working with this company as a real estate agent has been one of the worst experiences I have ever had to deal with.The communication is absolutely terrible throughout the entire process. It takes a week to get a simple question answered. You have to send 4-5 emails to multiple people to get any progression and calling the company is no help either because they either dont answer or put you on hold or say you need to send a email.They did this to not only me but my client. They told my client he could move in on a specific date and the apartment wasnt ready for almost a week after that date. Not only that but when he finally moved in it was filthy.Now 30 days later I still have not received my check after reaching out numerous times to multiple people asking for a update on it.Hands down one of the worst experiences I have had and will not recommend to anybody else in the future.

Maria & David were incredibly helpful during the touring and leasing process. The location, space and amenities were exactly what we were looking for. The apartment was in great shape when we moved in last weekend. Would definitely recommend checking out Windsor at Memorial if you are looking for a place in Houston!

Have lived here for almost 7 years. Have gone through many floods, hurricanes, and now an ice storm and the staff at MBW has always done their very best to make their residents feel at home. Over the last week, there was constant communication about the status of power and water throughout the building. The backup generator was used to great effect to provide power to the elevators and hallways so that residence and their pets could still get in and out of their apartments safely.After the 2nd day without power, a charter bus pulled up to the building providing power and heat - and some refreshments - to any of the residents who needed it. They also brought in a food truck and gave away over 100 free hot meals.There is never a time where I dont truly believe that the staff at Memorial by Windsor is doing everything that they possibly can for their residence!

The staff makes the place what it is and is the difference that actually makes the building feel like a community. Windsor is luck to have them, because let’s be honest, there are literally 20 apartments to choose from in the area. The concierge team gets to know your name and truly seems to care you’re here. A Special shout out to Tim and Jonathon both for being authentic and taking the time to get to know residents and guests as they’re waiting and specifically to Jonathan for going the extra mile on restaurant suggestions and helping get some prime seating at a few hotspots. The leasing and management team, specifically Michelle, Jennifer and Ashley, since the other good ones got pulled to other properties, for all they do to make this place home. Frozen and no power during Snowmageddon in 21, this crew charted busses for residents to recharge and warm up. Tired of the politics of an election year? This crew hired a mobile bar and had a party to celebrate everything we have in common. The list of things they do can go on and on but this is becoming too long and no one is going to read it. Except for maybe management. So in the event the SLT is reading this, please don’t underestimate the importance that the individuals on this particular team make on a daily basis that help differentiate a nice building from all the rest in the area. From the Valets, to the cleaning crew here the staff truly makes it stand apart.

Completely turned off by how dirty the inside of the building is. The apartment I was interested in and received a tour of, completely smelled like wet dog and cigarettes. I was “told” about the spa and tanning area, but I was not shown these particular amenities on my tour. (Not sure why?) Heidi was the one helping me out and her customer service was sub par at best. The only thing I could say that was nice about this building was the views. But I still wouldn’t pay to live here with how unkept the property was.

Jonathan K. went above and beyond every day and always did his best! He provided exceptional service to guests and residents alike. My family and I have lived in many residential high rises over the years, in Texas as well as Washington, DC and Jonathan is by far the gold star example of customer service providing reliable and trust worthy care for all!

During such uncertain times the only sense of stability I felt since the beginning of the pandemic was my housing situation at windsor memorial. I just moved out to Houston back in September due to losing my job in seattle. It was a very sudden change for me. I’ve never lived outside of Washington until now. The leasing team here guided me through everything I needed to know with ease. They really do go above and beyond along with all the other staff here. Valet, Conceirge, maintenance, everyone. For the ladies in the leasing team however, I wanted to give a special thank you to you. I became very sick over the span over a month+ and it took me awhile to get back on my feet. Everyone in the office was so understanding, kind, and forgiving to me in the situation I had gone through. I have never lived in a place I love so much. Often times I get home from work, and think about how lucky I am to live in such an amazing community. From the amenities to the outstanding staff, from the bottom of my heart thank you all for being the absolute best. I look forward to continuing my residency with you all.

These apartments has the worst management & customer service by far . Two workers here named Jessica Thompson and Kathryn Rodriguez are the worst when it comes to review your application. Jessica Thompson was the first to review my application and only sent me one email and after that completely ghosted me and i got no answer why i called, sent out several emails out & texted for a full two weeks and still till this day never gotten a response to see if i was approved or not she had horrible communication skills ! I was told the process would take 24-48 hours abd it has been over two weeks now . Kathryn Rodriguez was supposed to be the new person to review my application just for her to act like she understood my concerns just for her to do the exact same thing to me. These two should not be reviewing applications if they can’t do their jobs right . The most unorganized apartment community in houston texas so far . Those two ladies will run all customers away with bad communication skills . The manager should definitely check them on that . 0/10

Started shopping for a great apartment near or in downtown only two days ago and a stop this afternoon ended my search. This is by far the best apartment in Houston for the price in my opinion. The two lovely ladies in the office and people at the front desk are very informative and caring and most of all down to earth. Very positive vibe.

Great location! Location is everything. With a park right outside with lots of energy flowing through it. Beer market on the other side to get some drinks after a long day and all in walking distance. Heard about these apartments at my barber’s Ortahaus which is down the block. Whole foods is down the street as well and if you are feeling a little classy, there is Trez wine bar in walking distance. The staff here is amazing. Very professional.

I can not speak highly enough about the community, staff, and property here at Windsor Memorial. We just renewed our lease and couldnt be happier. The staff is out of this world and the residents are the best!!! Everyone is truly so happy to be here. Also, you can not forget about the location which is all time. LIVE HERE!!!

I wish I had the same experience as everyone else, but I did not. I think its unprofessional how a computer system is the one that was messing everything up. This is supposed to be a luxury apartment but they let a system mess everything up. When I first got there, the guy looked at me weird when I told him I was there for a tour, yes I know today is a holiday but if I am schedule for something and no one is making contact with me then how will I know. He let me sit down but two maintenance workers were talking right in the walk way and they saw me try to walk by and I finally had to say excuse me just to get by. The guy didnt tell me what was going on and when he finally told me the property manager just blamed it on the system neither one of them was apologetically. This was my first choice but seeing how things are being done glad its not anymore.

I’ve called Memorial by Windsor home for 4 years and they make it too convenient for me to want to leave. Timothy and Jonathan from the concierge team make it feel like home when they greet you by name and go above an beyond to keep you taken care of. The views aren’t too shabby either!

I lived at Memorial by Windsor for 15 months. Friendly and very helpful staff all around that I will miss (and hopefully visit)! Facilities and views don’t get old, and the pool scene is always great. Access to Buffalo Bayou is obviously a premium.

This is the best apartment community for anyone looking to live around the downtown Houston area. Buffalo Bayou is your back yard and every main attraction is a 5-10 minute Uber ride: Museum District, Galleria, EaDo/Downtown, Heights, etc. The staff is family to us and the community is always kept up. I did not end up moving unto this property, but the leasing office staff was incredibly kind and professional. They went beyond to try to accommodate for my needs so I want to give credit where it’s due. Major shout out to Ashley and Michelle. Well done!

Great place to live! Jonathan Kichamu always makes you feel welcomed and goes above and beyond for us residents!

Spent the last three days looking at high rise apartments downtown, midtown, Montrose, and River Oaks. This was going to be my last stop. I will say I showed up close to closing time. However, I expect that a company that prides themselves in being “luxury” with high end staff wouldn’t mind accommodating a possible future resident. I even explained that I literally only needed five to ten minutes to look at a couple units real quick so I could make a final decision and the staff absolutely refused to accommodate me and told me to come back another day. Why the heck would I want to live somewhere that prides themselves in being luxury accommodation when they can’t even go out of their way to take 10 minutes to show me a couple units? I told them I probably wouldn’t come back if they couldn’t give me five minutes of their time and they said they were completely ok with that..... Not what I call five star service. Very disappointed. I was pretty sure I wanted to live there. Now I know that I don’t want to live there. Thank you for showing me how you operate and making my decision very clear and easy. Whoever owns this building, your staff is costing you business. I hope you know that.

I have been a resident for over 3 years and highly recommend Windsor Memorial. Everyone is nice and helpful from the leasing office (Jennifer and Michelle) to concierge (J and Tim) to valet (Fitmer, Ahmed).

Ahh the sky-life...Ive been here for a year, and if youre looking for the best skyline views in Houston, look no further! Valet/concierge, amenities galore, and an elite staff that goes the extra mile for its residents. Come build your home in the sky - you deserve it!

Food delivery driver here I was delivering for someone late at night following their directions to go through a specific door to meet them and the concierge came out and basically profiled me wouldn’t even let me explain I was simply following the customers directions to go through those doors so i handed him my phone so he could read the directions himself he still refused to let me through those doors and told me “yea they meant the lobby doors” and continued to walk me all the way to their door like what am I gonna do steal a pebble from your dirty sidewalks🙄 talk about being humiliated because I’m Hispanic. Very Unprofessional clearly he forgot he doesn’t LIVE THERE HE JUST WORKS THERE.

I loved my experience here, walked in everyone was attend able with great knowledge of the apartments . I toured with Jessica and she was amazing . I 100% recommend memorial at Windsor .

Exceptional service and management. The employees go above and beyond to ensure that you have the best experience living here. Great location with many restaurants and retail within walking distance. We love the whole staff!

The Apartment complex was great, I really like the amenities and what it had to offer. Please make sure you ask for Ashley when doing a tour, she is a game changer, and worked with me with what I needed! :)

The tower is a VERY plain VERY boring all stucco affair with some confused looking elevations that dont commit to having a cohesive design. Its ugly... but also such a faceless building that you could almost ignore it if it werent so tall and fronting what has become one of the most important parks in the city.

Amazing community! Jonathan is so welcoming and helpful, will be recommending him to all my friends and family!

I toured with Jasmine and was provided with great service she was very knowledgeable, definitely recommend if you’re looking for some great views. 🙌💯

Valet is the best part of living at Windsor! They’re incredibly quick, professional, and super courteous with all of the residents.

Moved here 2 months ago and I enjoy living here. The community is very nice, amenities are just a top top! Friendly and responsive staff! Location is very nice with trails and parks surrounding the apartments!

The valet is awesome, the concierge service is great and everyone in the office is great! Maria is awesome and always takes time to play with our dogs and give them treats!

Great place to live in an even better location. Everything from the valet service to the concierges is top notch. Extremely pet friendly as well, which is always a plus.

This apartment does not clean up their sidewalks properly. There are glass pieces all over their sidewalk which is a clear safety concern for pets and people.

Worst management team I’ve ever dealt with. Jennifer is the most unprofessional person I’ve ever had to work with and I hope I never have to again. They won’t work with you to find resolutions and won’t assist in timely maintenance.

I was treated like a true guest. Michelle, Amy, Jennifer and Gregory went above and beyond to make sure all of my questions were answered. Couldn’t have asked for better customer service.

The building, staff, and location are top-notch. Michelle Sepulveda runs a tight ship as Residential Coordinator, Highly recommend! this used to be Ed Saks recycle where my dad and his boy scout troop took newspapers in the 1940’s.
