I am a senior and am currently retired. I was looking for a clean and affordable place to live, and I found it at Woodlake Oaks! Trevor, Tracy, Haslly and Linette in the office were all extremely helpful, professional and very patient with me concerning my many questions. Haslly, in particular, was incredibly helpful, and was key in getting me settled quickly and efficiently in my new home. My new apartment was immaculately clean and prepared for my arrival. The cleaning crew and maintenance staff did a superlative job in getting my new apartment ready. I love the neighborhood, the location, and being close to Westheimer. I am extremely happy and love my new home at Woodlake Oaks! I am hoping and praying that this will be my home for the rest of my life on earth, God willing.
I wanted to give this place 3.5 stars but cant.My partner and I have lived here for a little over 2 years. In the beginning, Stephanie was overly kind and helpful when we toured around the units. The application process was kinda rocky. The original unit we chose wasnt ready and we had to wait for almost 10 days only to find out wed move in a different unit which is surprisingly nicer than the previous unit.First year living here, Tracy has been awesome with maintenance issue. Shes also been amazing keeping us updated when we wanted to extend our lease. And since Trevor came along, hes great. There were a couple of roaches here and there, but weve deep clean our place as much as we can. Other reviews mention break ins but its mostly at the front units. If you choose the back units, its isolated and quiet.Second year was bad since we had Hurricane Beryl hit us and we were out of power for over a week. The once beautiful trees at the back of the apartments have fallen and broken the fences. Until now they havent resolved that.... not to mention the internet constantly going on and off. Also noticed when requesting maintenance, itd take them a week or more to resolve it but then you repeat the same request until they finally resolved it. Somehow the raccoons found their way into the ceiling and left presents lingering in the walls.Overall the past years living here, if you can maintain the cleaning, its alright. Good location and its in-between groceries, restaurants and gym if needed. If you need maintenance help, go straight to the leasing office instead of calling... or if its not an issue, you can email and they respond within 2 daysIm going to miss this place and I wish the best for them to repair all the damages weve had since Hurricane and cold freeze.
I am currently sitting and I can say that it is very bad I do not recommend it Water leaks from the roof into my house. Every time it rains the ceiling collapses and falls apart. There is mold and moisture. Why does no one care? They said they would come for the roof. When will the inside of the house be finished? I hate the house. My dishwasher needs to be replaced. I have told them many times. Windows
My brother lived here from about 2012 to early 2019. I started getting on him about moving because it was clear the complex had progressively gone downhill during that time. The managers were generally non-responsive to many serious issues, including a 3-story building that burned up the property and wasnt demo-ed until after he moved out. It was like a bad comedy and he constantly complained about apt issues, so I ended up finding him a much nicer place closer to his work for only a couple hundred more per month. That shut him up! (ha)I think the owner of this place is just waiting for a good offer to sell (basically, the value of the land) after which tenants will be given 6 mo eviction notices and the complex will be demolished/rebuilt.
0/10 There is Black mold inside the buildings vents. Foundations collapsing into the bayou. Tracy will laugh in your face when you bring her legit issues and outright deny provable facts like employees taking reserved payed for parking spots. The manager Trevor feigns ignorance and never follows up on anything. Please check out the photos attached to this review for undeniable proof of all these claims. The valet trash service that they don’t let you opt out of is literally where you pay for people to come at any time of the night to pick up and drag trash all over your building and leave it. I wish I was joking but we have multiple videos of this from our Ring camera. One time they came at 3:30 am (they are supposed to come between 7-9 pm) and the woman screamed right outside our bedroom window because of a cockroach on the trash. Waking our dogs and us in the middle of the night. Then she dragged and left open trash and half full bags all over the building. This is the third time this month they have left trash everywhere, right in front of our door, all down the stairs, on every floor, there is literal open and rotting trash. When we call the office to say “hey there’s trash all over our building again. Can someone please pick it up?” they say “someone will get to it today and I’m so sorry about that” and yet maintenance just left for the day and we still have trash all over the building. It’s impossible to walk around and attracts so many roaches and raccoons right up to your front door for a tasty snack of garbage meat sitting and baking in the 100+ degree TX sun all day. More roaches have been coming inside the building because of the trash service. Our building is also literally leaning into the bayou as we watch the grass slowly fall in week after week and the hole get closer to the buildings foundation. I truly wouldn’t be surprised if a building collapses. We also have had a hole maintenance cut into our wall to “resolve” some water leaking in the building. The hole remains unpatched since January. Even I know how to patch and spackle a wall. The “maintenance” employee with the red truck likes to park in multiple payed for reserved spots. It seems he got away with this until we moved here and got really pissy after we insisted a spot we pay for stays empty. Mind you when the same employee came in our unit to do maintenance, we were very nice to him and even gave him some imported cookies we had very few of. After months of going back and forth and not being able to use our payed for spot (and constantly resisting the urge to call a tow truck and actively trying not to make an enemy of the employees) we went to the new manager Trevor. We showed him the photos from months of this truck taking our spot and the adjacent one. After a supposed talking to from Trevor the maintenance guy finally stopped parking his personal vehicle there. But the problem is not resolved at all because they still park their little golf karts in reserved & payed for spots and directly adjacent to them in the small walkway between the covered payed for spots. Obviously this makes the spot totally unusable for the people literally being charged monthly for it. Maintenance are rude even after we tried for months to nicely get them to stop taking our payed spot the guy stares at us to the point that my little brother (who is a minor) said he was creeped out by it. A literal teenage boy immediately saw and commented on how creepy this guy is. The maintenance also on numerous occasions has used a saw right in front of the path and they leave broken glass & metal shavings all over the cement in front where lots of dogs walk everyday. I would not recommend this place to anyone especially because of the “trash service” and bad attitude of maintenance employees to park their vehicles wherever they want and refuse a simple patch and spackle job for months. Update 07/10 the 3 maintenance guys still park the golf carts blocking payed for spots.
Staff was professional and friendly. They never answer the phone. Left several messages at a time. It takes any where from 7-10 days to see if you are approved. I told the lady my situation she took my deposit only refunded half. False expectations were given. Would I lease from them.....No.
I was told unit X was available and that I can apply for it, so I purchased a renters insurance policy for unit X and submitted an application.A few days later, they asked me if I would accept unit Y instead. I said yes. I then went and updated my renters insurance policy.A week after that, they asked me if I could send them an updated copy of my insurance policy with the new unit number, and I did so the following day.Later on, when I checked the billing history, I discovered they charged me a $20 penalty for not having an insurance policy on file with the correct number from the beginning.I called the billing department to explain that its unreasonable to punish me when Ive done and paid everything theyve ever asked, promptly, from the beginning.The woman didnt give a damn about how unfair it was or about winning a customer back over. She talked like a lawyer, kept repeating the terms, and refused to give me back the $20.The property management company is Richdale, which manages many properties in this area. Be warned.
I never have applied or lived here, but I had to post a review because I did inquire about the availability and amenities and was met with passsive aggressive responses from the representative named Lea. She was pretty much unkind. I appreciate her changing my mind because I think that’s the general vibe of the woodlake oaks apartments.
Pool is nice . Racoons are alot . But it is what it . North Carolina has bears problem now . Roaches needs to be addressed every week . With your help too . Friendly staff . Handled hurricane Beryl as quickly as possible . Very nice for the money . Close to galleria and wall of water . Casino . Bingo . All grocery walking and meds . Park and tennis 🎾 . And dentist is walking and restaurant s😶🌫️
The management team of the leasing office (Tracy, Hassley, Trevor) were consistently respectful and helpful. The apartments are rather old, but things are functional. The pool is relatively well maintained. The handymen of the maintenance team are OK. We found the place to be safe, we didnt see any alarming incident in the year that we were there. Overall, it has a family environment, and generally quiet (except occasionally on weekends, when loud music of cars might disturb your sleep, if that would be a relevant parameter for you.) The gym is not huge, but is well-maintained and functional. The choice of color of paints and interior and exterior design are not aesthetically brilliant. Overall we found Woodlake Oaks to be acceptable, especially considering the price.
I really wanted to like this place. Its decent for the price so I gave it a shot. The apartment I got needed work however I didnt want to ask for too much. I did have them replace the mirror before I moved in , but the bathroom over all needed a lot of work especially the walls/ceiling. I moved in and after paying my first 2 weeks in full and all the additional fees, I was hit with charges out of nowhere for being late and no insurance. Both of these charges I fought. I currently still have a charge for no insurance (which I have) and I have been to the front office multiple times. They never fixed my ceiling yet maintenence has closed my case. So far I do not trust this complex, it seems like nothing gets handled yet they are quick to take your money or give you the run around. Im not feeling safe in my decision to rent here.
I like to thanks woodlake Oaks management and all the stuff at the leasing office, specialty Trevor, Sharla,Haslly and everyone there, they are very friendly and very helpful for me, every time I needed help they do their best to help, I do suggest this place for family and friends, I have moved from a unit to another after my lease was up and for the first time I got my deposit in full I didnt miss one dollar, now Im leaving here and I think Ill continue leaving here, personally I dont have any problems,
Reading through the previous reviews, Im sure this will come as a shock to whomever issues the standardized corporate reply in response to negative reviews but Woodlake Roaches is a more appropriate name for this property.The 1st clue that there may be an issue here is the address...its an Ella Lee address but the entrance is on Tanglewilde.I dont even live here... just staying on site for a few weeks to help a friend {that had the misfortune of signing a lease} but in the short time that Ive been here, Id say the ROACH problem is at the top of the list of issues wrong with this property... theyre everywhere!!!!No one in the office makes an effort to keep the No Parking areas clear, which would make it easier for emergency vehicles to pass AND for other tenants to get to/from their assigned parking spaces.Residents leave garbage cans out with no reprimand from the office.
I’ve been here for just over six years and I think this is a great place to live. It is an older complex, so repairs are to be expected, but the maintenance crew is usually quick to fix anything that comes up. The office staff are great, all super nice and helpful.
Don’t ever move here. Worst customer service. Never answer their phone. I was out of AC for a whole month because mine “melted.” They gave me a fan that ran my energy bill through the roof. Didn’t offer any compensation.
Worst place I ever lived. Daily break ins to apartments, domestic violence, and no security guards. They are supposed to keep the gates closed but they leave them open so anyone can come in and steal your car, belongings, or mail

I really tried not to leave a bad review because the current management has been doing so well and has been great to communicate with. Treacy, forgive the spelling, has been a pleasure to work with. It is unfortunate that their maintenance team is incompetent. On several occasions, over the past year or more, honestly, I have asked for quite a few things to be fixed. My roof - more than once, my ceiling - multiple times. It was only a few weeks ago that my ceiling was fixed....and they didnt even fix all of the cracks. Guess they did not see those...as usual. In addition to that, my bookshelf has needed repairs multiple times, my fireplace, my blinds... which have yet to be fixed... a lot of work is needed. That is to be somewhat expected, seeing as how the apartment complex is old. However, it is not expected to submit multiple tickets for the same issue just for maintenance to close the tickets without fixing A SINGLE THING. This has happened too many times to count, and Ive lived here for about 5 years.I have been very patient, but this last stunt was my final straw. I submitted a ticket to have my tub resurfaced and to have a hole fixed that developed on the outside of the tub. I told maintenance to notify me before entering....they did not and surprise, surprise....nothing was fixed, but what they did do was fix my water pressure, which always gets low after they fix the water pipes. They seemed to have missed the hole, though, and completely trashed my tub with dirt, footprints, and grey matter that I could not identify. I STILL HAVE THEIR DARK FOOTPRINTS IN MY TUB. BLEACH has not corrected it. I always hesitate to have maintenance enter my home because I know it will be a circle of foolishness and days spent addressing one problem.It is very exhausting and ridiculous.
This has been the worst experience of my Life. Where to began. When I first moved in I had an Extreme infestation of roaches, it was so bad I left my furniture in storage, when I requested pest services the property management would tell me that they sent someone to my apartment but after reviewing my door camera no one would show up, the service simply checked off my apartment for work they NEVER completed. When confronted about the issue I was talked down to and disregarded. Next was the (3) days without Power in my apartment, Yes I was actually paying rent on my apartment with NO Power. The Property manager again Chastise me stating this is what happens with older apartments as if I were Lucky to be in this situation. Then there is the door to door trash pick up that I pay for, well this is a fantasy. Most evening they do not show up which means the next day the rats living in the area have a feast over night and I have a pile of trash to clean up the next day. And again the Property manager is totally unbothered at my complaint with this ongoing issue. In closing this property is run like a City Dump and any complaint is considered Hostile aggression. Oh yeah my dishwasher is STILL broken and leaks water all over the floor when ran, when I requested for it to be fixed the PROPERTY Manager sent me a laughable letter stating that my lease would Not be renewed as if I would ever want to continue staying at ANY property he manages. Woodlake Oaks is NOT a place I would advise my enemies to reside in. The management and its staff shouldnt manage a lemonade stand LET ALONE an Apartment Community. Youve been warned.
Stay away from this apartment complex my friend had a lot of problems with this leasing office I definitely dont recommend it. Its not safe, plus theyll try to take a bunch of money from you after you move out. I had to move due to family reasons and my contract was still ongoing, they said I should not pay any fees as long as I found a new tenant. While I was expecting to get my $825 deposit back, they are now expecting me to pay $500.
I have lived here for a year now I can say that I really like these apartments. Tracy has been very helpful from the moment I moved in. It’s not too far from my job and is walking distance from the grocery store
⚠️😷 MOLD! Black MOLD inside the air vents! My friend got SO SICK! I had to help her move out and it was awful!! I suffer from asthma and could hardly stand it! Don’t move here if you care about your family’s health at all. Also, big roaches 🪳 would come into her apartment. She kept it clean! The pathways in the back are falling into the bayou! So dangerous! ⛔️ Not worth your money! This place needs to be torn down and rebuilt but the owners are too greedy for your money! 🤑
I hate to leave a review like this but after 1.5 years of living here, issues from the day I moved in have still not been addressed & now we are going on 3 days without water.My food in the fridge will spoil because the seal is worn out also causing roaches to enter (brought this up to maintenance first week moving in). There is black mold everywhere, I personally change the air filter because maintenance will not. My kitchen sink leaks/drips constantly & my bathroom sink leaks under so the cabinet is peeling (maintenance marked it complete although they never actually showed up). The roaches are HORRIBLE! Ive tried so many treatments & nothing works. Its so disgusting seeing roaches crawl on my babys bottles. I have had roaches get into his formula cans. Mind you he just turned 1. My mailbox was broken into, I called the next day & they changed the lock. Within that same day, it was broken into again and they have not fixed the lock. When my car was broken into recently, the office manager just said ok thanks for calling. As stated before, today is day 3 of not having water. Im pregnant and also have a 1 year old and we cannot shower, cook, etc. I have tried reaching the office & no luck.
Hello well we are seniors and only moved in 8. days ago but oh my gosh if you like to walk four blocks its the place to live everything is walking distance the grocery restaurants dentist bus park with grill tennis courts .. And my gosh that Tracy at office called me on my phone and within 5 minutes three maintenance men were at my home to resolve all my issues within 5 days and one was there even prior to that .. As far as the racoons Im on the first floor back in the woods with my back door open all the time I dont see anything or hear anything .. my man did see something vat his truck but it did not hurt him though . Its the quetiest place Ive ever lived . Kinda weird I guess . The price is good for the money and yes for God sake you have a trash man at your door . I recommend putting coffee grounds for extra roach control if any issues on ground and in drawers to help them out though .. they gave us brand new carpet at move in also. Which we are very happy with .. Walgreens is also walking distance too.The place also come with Internet and a few cable channels also
Office dont answer phone maintenance dont answer work orders hardly the garage fee not worth it everyone anyone can park there and control door had a pipe leaks took awhile to cut it off still never fixed cracked ceiling my cable was off two months never got credit for it foundation is cranked inside and out my stove eyes or loss. It took months to rebuild my closet shelves so I could finally put my cloths up. Pools need cleaned more.The Vala trash fee is not fair I take my own trash out and still pay a monthly fee. They also charging me extra money on a default insurance I paid it in full for a year in my maiden name. They say because its in my married name it shouldnt matter which name as long as I got it.
Do not move here. my husband and have lived here a year and had countless negative experiences including: unexplained fines, rude office staff, bugs, faulty machines, and no exterior amenities working.If something breaks they will. Not. Fix. It. We have left maintenance requests that get marked “complete” without anyone even looking at the apartment, called the front office who says someone will “fix it today” for 3 days in a row. The staff is constantly turning over and yet nearly every person at the office I’ve encountered has been rude and I’ve been ignored and hung up on multiple times when calling.The front gate for “safety” breaks about once a month and your water will be turned off indefinitely at moments notice.Since raising rent there is truly no reason to move here - there are better kept places at a lower price.
DO NOT MOVE HERE!!! There are fleas all over the apt complex. The apts switch out managers like new underwear, and each one doesnt even care when you go in for complaints. Several cars have been broken into and do you think management does anything to reduce the crime? NO. Whats the point of having security if my car can still get broken into? This has been such a stressful time living here. Move in at your own risk!!
I dont understand why people complain about the raccoons. Theyre everywhere in Houston. Thats why you dont leave trash out. They dont bother anyone. Move to the desert if you dont like them.Woodlake Oaks is clean, quiet & affordable. I love living here. Im surrounded by trees in the middle of the city. The complex is older, which doesnt matter. I previously lived in a fancy newer apartment & had way more problems. The floorplans are SPACIOUS & my balcony is fantastic. Theres plenty of parking. I rent a garage which gives me peace of mind. The property is gated & we have a security guard who constantly patrols at night. You cant beat the location. Close to everything & surrounded by million dollar homes in an excellent neighborhood. Theres a small gym & 2 regular sized pools. Not fancy but has everything you need. The city just remodeled a park directly across the street which also has public tennis courts. I love living here!
I have reached out multiple times nothing has been fixed. AC still not working I have been here since August maintenance has came out over 10 times I have a portable air condition in my window that has been there almost a month after me contacting office multiple times. Im being charged for valet trash and yet they don’t come and I was told by the property manager that if they don’t come and get the trash and the raccoons get to it it’s not his fault not to mention my neighbors upstairs (raccoons) that you could hear then walking on the inside of my roof sound like they might fall through. You call the office they make false promises the apartment manager is somehow stepped away from the office you leave a message and don’t reply back. Maintenance comes say they will come back and don’t.
Pro: it’s located in a very beautiful part of Houston. You’ll definitely enjoy the drive there.Cons: customer service is definitely not the best (believe the reviews). I drove literally an hour in the rain for a tour appointment only to be told at the gate “we’re not doing tours now” and “I’ll give you the information when you get in” very rudely. Whomever was working around 3:55pm on 8/30/2022 should definitely watch their tone when talking to people.If you’re like me and want to see an apartment for yourself and not just receive information, this is not the place for you. If you’re okay receiving just the basic information about their complex, more power to you and best of luck.
Moved in in November. Refrigerator has been broken ever since. I have tried multiple times to ask for a new one and when they finally said I would get a new one I still DO NOT HAVE IT. I have had to take out money from my rent to pay for extra food because it always spoils in a HOT icebox. I did have food poisoning once and have been living off pantry food. I cant even enjoy a cold bowl of cereal where I pay over $1000. And because of that, I was late on rent ONE TIME, they are quick to ask for payment but not quick to answer your maintenance request. AC WAS broken for a month before they did something about it, but NOW it blows out weak during the day my apt can be around 90 degrees and 80 at night even though the air is set to 70. VERY HORRIBLE APTS and have roaches and raccoons. WILL NOT be renewing my lease.
Tracy was amazing with helping an apartment with a short amount of time. She made sure all things were set before and during the move in process. The front office always has a smile on their faces! Thank you all!
Moving out today and have been in these apartments for the past 5 years.. Never been broken into, never had any of my stuff or belongings stolen and have always been well taken care of by the property manager and staff.. I highly recommend these apartments who want the best bang for their buck..
I absolutely love living here!!! Night lights come on automatically so you never entering in a dark complex. My one bedroom unit is so spacious and because I stay on the 3rd floor my ceiling is high vaulted. The kitchen is amazing and I love the space saver microwave. Even the dining room is spacious. Washer and dryer inside was a plus for me. The staff are friendly and maintenance request are addressed in a timely manner. I have been here for almost 2yrs and I don’t regret moving here.Glenda Garrett
I went in today and Stephanie was the leasing associate assisting me with finding a 2 bed 2 bath. The tour was great, she made the application process easy and fast. Customer service was great from her very useful information. She answered all my questions. Looking forward to moving here.
I was a resident at woodlake for 3 years with no problems. This past March a a friend of mine who did not live on property got into some trouble and some one informed the the police that he would visit me from time to time. The police came came to my residence to ask bout him. This was was not on property nor was I aware that they was in any kind of trouble. When the police came out no one went to jail or anything and for this reason I was denied a lease renewal and the chance to upgrade my unit and was told I had to move. I was also at the end of my lease and was still charged 1500$ in rent fees never given anything in writing or nothing. Now I am blocked from getting another apartment staying in a hotel since April the 10 of this year struggling to maintain a place to live while trying to pay trumped up charges to apartment complex the forced me out over something I had no control over. And I was forced to give up my two esa dogs that I had since little pups because I could no longer afford to to care of them and pay high motel fees and try to pay them. Thank you woodlake
I just moved in here 06/2016, thought it was nicely priced and quiet. However the office has ill mannered staff who do not have the tenants interests at heart. If you are only looking for a cheap place to rent, and dont care about multiple mistakes, and taking at least 2 months to repair anything and being yelled at by office staff and management, then this is the best place for you. I do not recommend living here to my enemies.Good luck hunting/renting.Update.I havent renewed my lease but the rest of my stay here has been uneventful. The staff were nice the rest of the time. The only other problems I had were with hearing the neighbors upstairs. Otherwise the space is great. My work requests after this were also answered on time.Going back to 1 star.I did not get my deposit like others have stated. They manufactured a carpet stain which does not show up in pictures that I was sent. they did not contact me until 6 months after I had moved out. They subsequently threatened to send my information to collections. Save yourself the nightmare. I will never associate with anything that sounds like richdale again.
I had a great experience leasing an apartment at Woodlake Oaks. It is a lovely place to stay. Awesome apartment and great people at the leasing office. Jacqueline and Karen the apartment manager helped me all the way through from the start. They’re both great!! They will get you all set, understand your requirements and go above and beyond to get you everything as you want. The maintenance staff are amazing as well very welcoming and always there and true to their word when needed. I Would highly recommend this place. Very beautiful inside and out thank you team for welcoming me and being their with all of my needs!
I went on 7/13/22 to make my application for a transfer next month from one of your other properties. I was very impressed with the leasing staff there. Lindsay was a delight to work with, very thorough, went over everything, helpful, informative. I am so excited about this move, thankful they had the unit I wanted. I cant wait to complete this move to Woodlake Oaks. Thanks again Lindsay, you rock!!
Ive only been here three weeks, but so far, I am loving it. The apartments are in a great location close to great shopping and restaurants, and an easy commute downtown to work. Im very happy that I ended up living here.EDIT: I forgot about this review. I took a few stars off after having a gun held to my head in the parking lot, canceling my lease but still being charged the remainder of the lease and a fee for breaking the lease (even though I was robbed at gunpoint in the parking lot), and moving to the suburbs.
I love these apartments. Its quiet and almost secluded from the busy westhimer street. The office staff are kind. Denise is the greatest leasing staff I have worked with. She was helpful and fast in assisting me with any thing I needed. She really takes the time to research and I love that.
I have lived here for a few years and have seen a lot of property managers come and go. The property manager who is here now is way better than the previous ones. I have seen a lot of improvements being made around the property, my work orders have been completed within a timely manner and whenever I had a complaint she took care of it.
I love the apartment floor plans and the staff works hard, I’ve just had some bumps on the road moving in. The apartment’s state when I moved in a month ago was pretty rough (lightbulbs didn’t work in the restroom, the door to my balcony isn’t aligned and couldn’t close so roaches and bugs kept crawling in until I got an exterminator, etc). It’s taken almost a month to get the main problems fixed. When everything is finally done I plan to change this to 5 stars. I’m in a quiet spot and they seem to really care, there’s just a bit of a slow response to getting orders sent out (which is understandable, since they’re a big complex).Nothing against the staff or the people- they all have been excellent.
Ive been living here a year now and I am very pleased. The price is right for my budget and Im happy with the location. The leasing office staff is great. They are a very professional and friendly team who are always happy to answer questions and assist with any problems. Karen, the manger, is wonderful. She is dedicated to providing excellent customer service to make sure residents are comfortable within the community.Since this is an older complex weve had a few maintenance issues. The online portal makes it easy to submit a request and its usually taken care of within 24-48 hours. The maintenance team is also very friendly and helpful.I have a spacious 1 bedroom on the second floor. When I moved in the space was clean and had clearly been updated.The grounds are well maintained. There are 2 pools and 4 laundry rooms -if you dont have a w/d in your unit and a small gym with several carido options, free weights (dumbells) and several other weight machines.Overall I think this is a great place, especially if you are on a budget (thank you student loans). The property is well maintained and no noisy neighbors (at least by me). I feel very comfortable here.
Ive been here for a little over a year. I just renewed my lease. Moving here was one of the best decisions Ive made. The staff is professional and helpful, especially Natalie and Brianne. They are always so nice and pleasant to talk to. I definitely made a great choice.
DO NOT MOVE HERE. The fact they overcharge ,and when you actually bring it to there attention they act like you dont know what your talking about. Just dont sit right ,pitiful counting down the days till I could move out this apartment complex. I suggest checking your ledger to see if youre being overcharged on rent. If its $10-20 more extra over a year it adds up. Matinence is of no help at all. They actually break into your apartment without notice ,and throw nails and other junk when they come complete work orders.The Roaches are horrible, and the front office to corporate never answer the phone. I should have know when they couldnt keep paperwork up it was an issue. Just be mindful if your desperate take it, but hell naw . Third apartment in my life absolutely worst community and Apartment EVER!
Karen Canales and her team have given me the best first time renter experience. After touring over half a dozen places in the area, I decided to check out Woodlake Oaks as the final apartment before I made a decision. As soon as I walked in Ms. Karen greeted me and offered a tour immediately. She showed me several units and I was impressed by the quality of the apartments for the price. I knew immediately that I wanted to apply for the apartment and I did with Ms. Karen guiding me along the way. I applied Monday and by Friday I was moving in. The staff kept up with me to ensure the move in was smooth and checked up on me regularly to make sure everything was to my liking. I was even given a gift for my dog by the team. I highly recommend Woodlake Oaks not just for the value but for the staff that makes you feel appreciated and valued.
ABORT! ABORT! ABORT! IF I COULD GIVE ZERO STARS I WOULD. Lets start off i had problems with my AC right when i moved in during the summer time. I put in request after request. The maintenance man came by and Fixed it and told me I could not put my thermostat under 75 degrees. Remind you this is Houston weather during the summer time when its over 100 degrees outside. My energy bill was high because they didnt want to fix the AC. Roaches EVERYWHERE!! If the whole community has a roach problem, that means every week they should come spray regardless. In late October of this year my downstairs neighbor killed himself in his apartment #113.There was a smell in the whole building and outside his door and patio area. He wasnt found until 5 days later when a family member of his did a wellness check. Afterwards i had to live in my apartment smelling his decomposed body.I talked with Karen (Leasing Manager). She stated I would need to talk with corporate about a transfer to another apartment because of the smell. (In which at least 5 apartments were empty at the time around me). I talked with corporate and they stated at the time they were NOT letting anyone out of their lease or any transfer because of the smell. SO I literally had to smell the smell of death and a decomposed body in my apartment for almost an entire month after this happen and he was found.They then had the nerve to put a note on this door stating he did not pay the month of November rent. Obviously hes was not, HES DEAD!! I understand this is a business but come on. For them to let there other tenants who live around that apartment still smelling death and not care if they get sick tells me all there worried about is money. All they did was air it out repaint it and stick someone new in there not letting them know that a man killed himself in his apartment #113, in his closet. PLEASE PLEASE do not waste your money on these apartment, its not worth it. All they want to do is try and scam you out of more money. The parking is horrible. If you do not have a car port or a garage you will not be able to park anywhere. My friends car got broken into. Since I have been there management has changes numerous of times within 6 months. Management does not communicate with each other at all. you always have to go in there and repeat your self with work orders.
When we moved in the carpet was very old and had a foul odor. The apartment was not cleaned after the last tenants were here. We have found pieces of trash that were literally just painted over with fresh paint. To make matters even worst the apartment was filled with cockroaches. We have yet to use our dishwasher because of how filthy it is, the first time we opened it cockroaches came flying out. The same goes for the oven. We brought these problems to the attention of the front office and they sent a guy to spray chemicals in all corners 3 times. Been at my apartment for a little over a month now and I have nothing but good things to say about it, from the process of touring the apartment Bianca was awesome, I got there exactly at 6 pm the time they close during the week and she was still willing to show me around the complex and explain all the amenities and the process to me. She showed me an apartment that I fell in love with as soon as we stepped inside. Karen was very welcoming and explained everything to me about the complex as well. This complex is very homey and welcoming. I would recommend any to check out this complex before any others. The amenities are amazing and the layouts of the apartments are wonderful. This complex is the definition of, you get what you pay for. I believe this complex has fallen into the wrong hands and it has become a nightmare to live here. From the maintenance crew trashing my place after working on a work order to corporate never contacting me back about some issues the current property manager could not resolve. This property only cares about taking your money. I’m happy to say we won’t be renewing our upcoming lease and if you don’t want to feel like a burden or like you’re having to consistently be pushing grown adults to do their job correctly I WOULDN’T LEASE HERE EVEN IF IT WAS MY LAST OPTION.
We have lived here for about a year. Its pretty okay place I love the apartment and how close it is to the woods. Karen is awesome I only speak with her on any problems and she gets them solved.THE BAD: coaches everywhere. You can keep the cleanest apartment and youll still have coaches. Speaking with anyone other than Karen means youll never have anything done in the apartment. Only talk to Karen and get the corporate number. The office NEVER NEVER answers the phone unless you call 12 times in a row and they will be annoyed with you.

Management is terrible. I have been asking them to fixed the issue with people parking where ever they want and have never heard back. Management is terrible.On top of that, the buildings are old, filled with roaches and now fleas.Their dog waste bins are over flowing constantly.There are break ins on a regular basis.Even if you want to save money, do it somewhere else because it isnt worth it.

I actually like living here honestly. I have had only one AC issue where I was without AC for three days or four I cant remember. They did take a while to come fix it. I had to stay in a hotel because the apartment was so hot (90 degrees plus). They offered to let me stay in a furnished apartment and all but they fixed it before hand.The neighborhood is over all quiet and such. The pool could use some cleaning or hell give me the net and I will take care it everyday. I havent had any issues with bugs or anything.I am trying to respond to the other reviews to give you a more accurate one. The parking up front is an issue unless you pay for a spot and then no one can take your spots. I do find myself parking in the handicap or future resident parking but I am also gone for work before they open so maybe it is okay.The garbage cans are really far away from my home. I have a two or three minute walk taking full bags of trash to the dumpster. There are some hidden fees but only charged once. I do hate that actual $40 a month fee for cable and all but hey, at least the cable and all works. What you pay for is what you get.
Tracy and Trevor was great. I worked with him at my last apartment complex. He has always been helpful. Tracy was very kind with helping me with all of my paperwork.
If you like a clean safe environment with a responsive staff that’s prides themself to with attention to detail. StayFAR, FAR away from this place. It’s the most disgusting living conditions I’ve experienced my entire life. These spiders for example have been here since I moved in February. They should change the name to BARE-MINIMUM apartments. They are doing work in the unit across from mine and they did not close out the ventilation that links the two apartments before blasting it with pesticides and chemicals so when I got home my apartment was SMOTHERED with the scent and did not feel secure having my daughter inhale the toxic fumes from the other unit. I had to get a hotel for a entire week. (Again) just to keep my family safe. I contacted the “emergency” maintenance line twice. Good luck on them picking up the phone. They will avoid eye contact with you for the sake of not having to deal with another potential “issue” You will have to get accustomed to sharing the premises with cockroaches and spiders. When you move in don’t expect a deep cleaning because once again they will provide you with the bare minimum. My recommendation is to get people onboard with enough pride to not only get the job done but to go above and beyond for residence. They will read those message and still not compensate for damages and hotel costs for their contractors incompetence. Who doesn’t seal the ventilation that links the two apartments before blasting it with dangerous and lethal chemicals?
Been here going on a yr. So far so good. Ive had a few roaches but nothing to the extreme. Living on the second floor must help with that. The neighbors are quite, I only have two, lol. The few events Ive been to have been nice. The other tenants that I have met are nice as well. The girls in the leasing office are very friendly and helpful, no complaints, they are great. Rent is on point especially for the square footage plus I have a w/d and fireplace does come with a garage but is an additional fee. Over all I do like my apt.
If I could give this place 0 stars I absolutely would, my car has been broken into 3 times this year alone, that’s just MY car, my boyfriends car has been broke into once, and our neighbors has been broken into once as well, all of the break-ins happened inside our garage. And every single time the management office has said the same thing, “we’re sorry, we’ll send out an email”, and that’s it. They MIGHT post a letter in the mailroom about it. They don’t put up cameras or keep a patrol car, or do absolutely anything to protect your cars. They absolutely do not care. And the apartments are horribly maintained, the gate is always broken, the maintenance people don’t actually fix anything they just put a band-aid on things, my boyfriend had to fix our dish washer because the repair man couldn’t and wouldn’t show up for any maintenance requests. This apartment complex is absolutely horrible, please please please don’t come here. It is not worth it AT ALL, and you’ll only be out more money when your car gets broken into every other month. And the workers do NOT care! I just wanna warn people from my own experience and apparently the experiences of many other people here as they all say the same things when I talk to them!

Update 6-7-17I leave the country for a 2 week job. My parking spot is taken and then find out management gave my parking spot to someone else. When discussed; I was alerted that this spot already belongs to someone else? Yeah for the past 11 months that Ive had this spot? This is funny on a whole other level. I guess Im getting what I pay for right?Update 5-6-17Doing laundry late at night for work clothes that are needed for an early morning shift. Dryer once again takes money. They are never going to fix these things or replace them it seems like. Signs should be posted saying, Use at your own rise . If Rochdale plans to replace these or actually fix them then they should alert & communicate with all residents.Update: 5-1-17I did receive a call from corporate about the issues. It seems like an honest attempt to listen and hopefully make some basic changes. Time will tell and hoping for the best. I do not have any issues with bugs or many of the complaints of other residents. These are older apartments BUT some of the nicer older apartments in this area of Houston; especially for the price.First post:Management is nice and its a great location. My first apartment had continual problems with leaks coming from the ceiling on the second floor. Since then, Ive transferred to a smaller unit; which I really like. My biggest issue is that they never properly repair the dryers that are in the complex. The signs outside state Amazing Amenities but dont be fooled. There isnt really anything amazing. Im going on 2 years and the dryers keep taking money and often do not work; leaving everything completely wet.
I didn’t want to let the opportunity pass or before I forgot. Even though I went with another community, I just have to say how professional & friendly the staff was. I don’t recall the name of the leasing agent that helped me, but she went all out on my tour, very bubbly personality which made me feel pretty comfortable. As well as the office manager for reaching out to me once I had declined the offer. If and when I move again, I’ll definitely consider checking this place out once more. Thank you all.
I have lived at Woodlake Oaks for 14 plus years.We have had some great apartment managers in the past but Karen our manager now , Bianca and Allie are the best office staff we have ever had. They actually look up smile and acknowledgment you when you visit the office. Every time!Maintenance issues are handled quickly and Karen goes above and beyond to help with any issues that might come up.We have new Valet trash pickup and new Parcel Pending lockers for our mail. I am so excited to have both!Thank you, Karen, Bianca and Allie!
I love living here. The leasing staff is always very pleasant and helpful - especially the manager Debbie! Rarely have any maintenance needs but when I do they are taken care of literally the same day or the next day at the latest. Nothing bad to say whatsoever and would recommed to anyone.Location is ideal and the I love the wooded ambiance. :-)
Woodlake Oaks, while an attractive complex, was built in the mid 70’s. It is difficult to hide this with the wooden exterior in constant need of attention. In my three years at the complex there have been issues with leaking roofs, potholes in the driveways, gutters overflowing, roaches, and AC unit failures. The appliances inside the unit are also vintage, and internal surfaces are coated to try to give the appearance of new. This only lasts for a few weeks. My bathtub has been recoated twice already and urgently needs attention again. This involves vacating the unit for a couple of days which is not viable at the present. Maintenance is generally good though and they try to do what they can. While the staff in the office is constantly changing, the maintenance staff is a lot more stable. Security at the complex is an issue, the mail boxes have been broken into twice in recent months and my apartment was broken into during daylight hours. While rent appeared reasonable at first, there appears to be a practice of ramping up the rate at subsequent renewals which in my case represented over 12% in the last two years. There is a valet trash collection scheme which is unreliable. One of the biggest issues at the complex is the refusal to deal with illegal parking. Residents and guests are allowed to park wherever they want, which blocks access to garages and creates visibility issues as one tries to drive around the complex. I have yet to see a tow truck. It is though, a convenient location, being close to Westheimer and the Beltway. On the positive side there is a small gym, and the parcel delivery system using ‘Parcel Pending’ works well. I am presently looking to move out into a larger and newer apartment.
Bianca and the Property manager (I cant remember her name, it’s Karen I think?) helped me out a lot. Didn’t move in yet, but they had a special going on $45 and you apply! Bianca was sweet and fun she showed me around, she’s very young and energetic. I told her what I wanted she looked around and made sure to accommodate me. I haven’t got a call back for an approval yet, I just did everything last night around 530/6 after I got off of work. Let’s just hope I get the place. Will update you all soon! Oh btw, this is a very quiet and well kept community.
Ok so far I love the apartment. The rooms are spacious the closet sizes are hugeee!!! They even have 2 dogs parks if you have any pets. This my 2nd month staying here & it’s great staff service also
Apartment will take your money, give you the run around just to not accept you. It took 17 days for the complex to tell me I was denied, after informing me that they work with different situations. I even made the agent write it down.
I like living here Its really quiet and the management is very nice. Its a beautiful size and the high ceilings on the top floor makes it even more amazing. Also a reasonable price. HOWEVER PARKING IS VERY BAD I have to park in handicap sometimes if I come home too late. We didnt have roaches at all until the neighbors moved in so watch your neighbors !
I would not move here if I was you. They over charge and upon move out they will think of any and everything to charge you with. Raccoons everywhere, roaches everywhere, deceiving leasing agents and cooperate is no help. Amy if she is still in cooperate is absolutely horrendous and should be reviewed as an employee. Do better especially when you have residents that pay their rent on time every time.

I always read reviews but I have never written one before today. I have lived here for 3 years and regret renewing my lease. My A/C has been broken for at least a month now. I have left messages with the emergency line and there was never any record of it. I have contacted both managment and corporate yet, its still broken. Someone came out a few weeks ago and told me that it was a temporary fix and that some would have to come and fix it. The next week they followed up with me to confirm it was fixed and I was the one who told them that it was only temporary because the maintenance person did not communicate that to management. They said they would have someone come out and I never heard back. I get home after the office is closed so I have to call during the day, It took me two weeks to actually get someone on the phone! When I finally did I wanted to confirm that I could adjust the thermostat, because every time I did previously the air would shut off and maintenance told me not to touch it until it was properly fixed, I was told that it was fixed and I could now adjust it. I came home to adjust it and it stops working. I called the office the next day because, once again no one answered the emergency line, and explained the problem. I was told by the manager to set up texts so that they can send updates. I did that and never got a text and I was unable to reach anyone one the phone. I got home and the Ac was still off. I called the next day and they told me that they went by and the air was working. I again told them that it only works when it wants to and still needs to be properly fixed. I was assured that they would go in and look at it again but an hour before they close I get a text saying they dont have a key to the apartment?! I responded and no one ever text back. I called and no one ever called back. Do yourself a favor and RUN
Wow! I has just made an appointment for a tour. I assumed because it is so close to City Centre and off Ella Lee and Tanglewood it would be a very nice property. I am so thankful I read these reviews. It is a shame that property buyers purchase properties in a nice area and ket them run down. It is SAD and I would hope the reside ts would contact the mayors office and ask for their Apartment Strike Team to show up there. Dont purchase a property if youre not willing to keep.it up and care about the living conditions of the people who make you money which are the residents. Shame on whoever owns this. **9/12/2019Update:Brand new management staff(Karen and Bianca are the only ones Ive actually met) have been so on top of things. Still some room for improvement on notifying tenants when strangers are going to be entering their home, to avoid people thinking theyre being burglarized and the danger that can lead too. But other than that, tremendous improvements on the property. They immediately got to work on simple things like making sure the lighting was working, as before large portions of the complex was in the dark at night.. .a criminals playground. I have not seen the front gate stuck open in a long time and if it ever was, they fixed it immediately. Before, it would malfunction and be left stuck open for weeks. I havent noticed the pedestrian gate behind my bldg(which was an easy entrance/exit point for people sneaking into the apt complex) being propped open or the handle manipulated in a while. This same time last year, my apartment was being burglarized while I was at work. This year I dont think weve had any incidents. I dont think the criminals got tired, I think they see more steps are being taken to deter them and make it harder for them. I feel much safer than I did last year, even renewed my lease. Keep up the good work Ladies and all of those empty apartments will start to fill back up.**9/26/2018**Crime has greatly increased over the last 6 months. Neither Woodlakes Oaks Apts, or their corporate entity Richdale Apts, has made any reasonable effort to deter this escalating activity, other than turning on the lights in the front guard shack to give the illusion of security on site(when in fact there is no security presence whatsoever) and parking a security car by the gate that is moved around in the parking lot to appear someone is using it. There has been attempted homicides, repeated robberies/home invasions, assaults with deadly weapons, gang signs sprayed all over the property, etc. Last week, while at work, my apt was burglarized during broad daylight while the leasing office was open and with maintenance crews driving all around the property. Criminals have become so emboldened by the lack of response to their crime sprees, that they are now coming in during the day. A few months ago, over 30 cars were broken into in one night, with them having time to go from car to car, as there was/is no security walking the premises. In July, there was a home invasion where the tenant was shot in the chest. Despite the continuous, and obviously escalating criminal actions here, Richdale Apts corporate office states they have no plans for additional security measures to deter this activity. A few weeks before my break-in, I complained to the front office of suspicious people loitering around the pool area in front of my bldg(they were obviously casing the grounds and knew when I was leaving for work everyday), but received no response, despite the property manager acknowledging receiving the complaint. She also stated kicking these same people out of the complex just a few days before my break-in, for loitering at the leasing offices pool and breaking into the gym at night to sleep. No trespassing report was filed, that would have at least alerted HPD to be on the look out. I believe these same people broke into my apt. Theyve been living in the complex and are probably the same people who have been continuously breaking into tenants apts and cars for months. Theyve had all the time in the world to case the complex, observe the lack of response to their crime sprees, and will most likely continue said activities as they see how easy it is to do. This is a very serious matter affecting the safety of the tenants, that is not being taken seriously and which I fear is going to lead to someone losing their life.I have yet to hear back from anyone at Richdale Apts Corporate Offices, despite emailing them and making a complaint on their site.

Everything said about this place on here and yelp is true.They changed the amount i had to pay for a security deposit for no reason at the last minute. Should have taken this as a red flag and just ran but didnt.The first month they tried to charge me a non insurance fee on my billing when they made me give them my renters insurance card to move in. They would also try to sneak this fee in on february, april, may, december, and again in March. Thank goodness I didnt set up an auto pay as they would have surely gotten away with an additional fee.When I first moved here I thought it was ok so when a friend needed to move I thought i would take advantage of their refer a friend program. He applied here but they sent him to another property within richdale because of reasons and instead of the 500 i was expecting they gave me 100 for fine print as them moving him into a different complex was less.Ive asked them to do pest control on the roaches but they really dont use effective chemicals because I would come home and find roaches. Then I would call them to come out again and nothing, more roaches.The main gate is always broken and nowhere on the website or voice mail can you find any security.My mail has been stolen several times over the course of months and it took them several months of tenants having their mail stolen before installing a gate system that didnt work properly for about a month. Funny thing is the police caught the guy faster than they were able to do something about the rampant mail theift.I sent them an email in december about giving them written notice about leaving in may, was confirmed by the people in the leasing office. Now two months before my lease expires, I double check with them to make sure they know I leaving and they know nothing about it. Ask me to resend the email and when I do ask me to fill out a form.The thing is, when the people in the leasing office turn over several times because their corporate office in Oklahoma keeps doing things to upset the tenants and the tenants take it out on the leasing office people then its a problem.I signed a 14 month lease trying to save additional dollars but with the amount of stress this place has caused the dollars wasnt worth it. Almost more inclined to pay 2 rents to move out than to remain.Update 3/22/2018Nice little kick on the way out. They just called me and asked me to give them a refundable / non-refundable deposit on my last month here and increasing my rent as a nice little kick on my way out. I hate this place and wish I never moved here
I give Woodlake oak a 5!!! I been living at this place a long long time. Never no problems!!! My leasing manger Karen was so polite, and easy going when it came down me moving into a bigger place. She handle my moving transition smoothly,quick and always professional. Karen keep up the good work😌

I have lived in Woodlake oaks for almost 14 years, and have had a very positive experience with our new property manager ,Mis Karen Canales and her staff . My A/C broke down completely last month and had to be replaced. Karen saw to it that the new unit was here in 2 days and installed the next day !!.She was very preceptive to the problem and very efficient by any standards. we are very lucky to have her at this property.Thank you Karen &staff and the maintenance , specially Mr. ABDON !!(awesome).
Omg. DO NOT MOVE here. Too bad I can’t give it zero stars. First apartment I leased in Houston. Thought we were getting a a decent deal for the square footage. Seemed calm. Calm area as well. Supermarket nearby. Here is the truth about the apartment there: We would find BIG roaches near the door all the time. Especially during the summer. My friend got held at gun point when he came for a visit just walking in front of the property, which again, seems calm and peaceful. They do not have a security guard. The gate is always broken. They charge you for parking. Good luck parking your guests. Property is old and unkept. Laundry machines break all the time. I saw a balcony fall and they took months to repair it. MOLD. Yes MOLD. If you complain about it they just bleach and paint over it. They did the same thing to a couple of our neighbors. That can make you so sick! If you go through other review here you’ll realize there is no way I am exaggerating. I’m not one to complain. This is more about protecting you and your family. Really. Look elsewhere. It’s not worth it. And no generic response from them to this review will change the TRUTH. They are just doing their job, but they know I am right.EDIT: To Woodlake Oaks (Social media manager can relay the message) - I do not wish to contact you guys about this matter. There was enough time to address many of these issues while we lived there. No one cared. Not even about safety. Keeping the gate closed and having a guard is not a huge stretch. I’m just glad to be out. I have photos but I am saving you from further embarrassment. Believe me.... Just do business the right way. Start seeing people who live there as human beings and not a corporate cash cow. Fix up the place. You can start by the sidewalk and fence that’s almost falling on the small bayou behind the property. (If it didn’t fall after Harvey.)
Hello, Ive been living at Woodlake Oaks for 13 years. The units are huge and difficult to beat. Thats a big reason ive stayed. Karen is an awesome Manager, and so is the staff as well. I love my 877 square foot. The inside has w/d connections, or included, the grounds are kept up nice and right across from a small park that has Tennis Courts as well. Surrounded by lovely full trees and walking trails. Its also super close and walking distance to stores. Ive found it a very convenient location and love the floorplan.
Dont move here. I made the mistake of renewing my lease for another 10months last year. Im running out of here in 2months. Unfortunately, the women who used to run this leasing office, dont work here anymore. Its a complete mess now, the girls in this leasing office arent responsive in a timely manner. They do a poor job of making residents aware of changes in the hours of operation. I dont know if they just dont answer the phones or what, but dont call the office expecting to speak someone, they never answer. They also dont return calls. They sometimes sign your packages out, if they dont, youll receive a daily alert to pickup a package that has already been picked up. Maintenance request arent answered in urgent matters. A fuse blew in my kitchen, which caused my refrigerator to shut off, I sent an urgent request to have it fixed the next morning since it was after hours. They didnt fix it until 7p the next day and that only occurred because I went into the leasing office after noticing it still wasnt fixed when I got home from work. Honestly, theyre just ridiculously unprofessional and need new management. Just do yourself a huge favor and dont move here and save yourself the many headaches.
The last 6-8 months have been hell!. From the roach infestation to the unfinished repairs from Harvey! Yes Harvey! A leak in the bathroom that took 6 months to fix.The management is a revolving door of people who dont follow up with issues. They started out spraying every week for the German Roach infestation and they are getting worse. They have not followed up to see if the pest control is working. It is NOT! I cant even cook in my kitchen because of the bugs. My lease is up next month and I cant wait.

My apartment was handed over on time so I can start accommodating the stuff I brought in. The A/C was working fine, the stove and fridge was also clean except the floor, but it was something they took care immediately. It is a very quiet place, I cant hear any noise from aside apartments and thats something that I value a lot.
Previously, I had an issue with my rent. I understand things happen and we all are human. However I was really impressed with the assistance from Jamie at the corporate office. She understood my concern along with my frustration. She treated me like a tenant should be treated. I thank you so much Jamie! for looking into my concern and resolving it the best you can. This makes me feel at ease knowing that I can refer family and friends to woodlake oaks and if there is an issue corporate takes these matters serious. Thank you again Jamie and corproate for all your help to resolve this issue!!
Karen the manager is extremelly unprofessional, rude, insensitive, but you will surely get fooled by her sweet smile and charming tone of voice the 1st time you meet her. Once she has you fooled she is a different person. On top of that, her assistant Jackie gave me false information, information that wasted my time and money. Jackie did this breing 100% aware that information was made up. I can fully explain my situation in details, I got recorded phone calls, and all the written messages I sent Karen, none of them being amswered by her. You will regret moving there! Email me if you need full details of what happened. Safety is my biggest concern. It is worth paying a little extra in a better and safer place where management know their roll within the premises.
Pros: Cheap rent, great location, tenants are quiet (for the most part). Cons: Management and issues with the building. Had critters living in attic space, poor quality all around as far as structures go. And do not get me started when it comes to management and their ability to keep all your deposit!
In the beginning, I was happy because the service was good and timely, but over the years the attention provided by the staff has gotten worse and the services from being done in 1 to 3 days, now it can take up to 1 month. The complex looks old and ugly, it has deteriorated in relation to maintenance of buildings, painting, amenities, and appliances.

I had a flea infestation. I brought the matter to Cynthia. She immediately notified the exterminator. Within the hour, he handled the matter. I was able to get a good night’s sleep as the fleas were mostly gone in a matter of hours. Thank you Cynthia for your speedy response!
I honestly cant wait for my lease to end, sadly i made a 14 month lease and wont end until january of 2019, everything here is unorganized, people have been parking on my covered parking that i have to pay for every month. All of the sudden they want to get strict with parking on the side white lines and sent a email out to stop parking illegally and even got a red warning sticker on my car, and saw that many cars had that sticker too, after 5 months of living here it wasnt an issue but now it is. Theres like 2 cars by my building that have been parked there and havent gotten moved since i moved in, why dont they tow those cars so we can have more parking available not to mention my covered parking that i pay for is not even close to where my apartment is, so i bearly use it but when i decide to use it someone else is parked there, plus i cant be walking all by myself at night that far. But you have to pay for a covered parking every month thats not an option. Everytime i call the office they never answer i have to call up to 5 times for someone to answer is like they always ignore the calls because there hasnt been a time where i had to call less than 3 times for them to answer. The ladys at the office are rude they dont even smile to you when you go in the office instead they give you an attitude and i have never felt like they try to resolve a problem or that they’re interested when i have one, feels more like they get mad when you want them to fix something. Makes me hate living here more. I had a package sitting in the office for a month when i had gone several times to check if it was there because on the tracking it said it was delivered and they kept saying it wasnt there, then it turned out they had put a wrong apt number on the list where they check for packages that are there even though my package had the correct address, i even contacted amazon for a refund because i thought it was a mistake on it being delivered. I even told them to double check to see if atleast my name was on my package and maybe it was just sitting there and the lady gave me an attitude and said it wasnt there. For about a week we didn’t have any mail delivered and i was wondering why i kept on checking for a week and nothing was there turns out it was because their door wasnt working so the post office people couldnt get in, and they didnt even let us know after a week later, not thinking that maybe we were expecting someone important. The front gate never works. Its either open or closed. By close i mean that it wont open with the control they gave us we have to wait for someone to come out to be able to get in the complex. Its cheap here but its not worth it. They dont care about the people who lives here. Theyre more worried about bringing people to live here. There is nothing nice about these apartments. When it was my move in date it was also a disaster, they had an apartment already assigned to us and i connected everything the utilies, wifi, and renters insurance to then find out that apartment was ready and we could move in to that one so they gave me a whole other apartment that didnt look nothing like the one they had showed us. It was so stressful having to call these companys to get this changed om that same day. But since me and my fiance needed a place we let that go. They take about 3 days for maintenance requests too. Dont come and live here theres way more better places than this. You get what you pay for and i learned my lesson.
Awful. Even though we have not had security issues, the leasing office is not honest at all. They have multiple hidden charges, including parking (1 per household), which they will not reveal during lease sign-up. Maintenance here is a joke. If your AC stops working, it takes an average of 4 days before they even show up. You have to keep stalking the leasing office to get services. They have now forced all residents to pay $38 for Comcast Services and guess what, you have to contact Comcast yourself to get equipment and pay additional installation fees. What a shame. Please look elsewhere.
WORST APARTMENTS EVER. If you like roaches, walking on broken sidewalks, mold inside your apartment, and potentially having your car broken into, this is the place to be. But in all seriousness, save your money. This place keeps getting worse and they will do nothing about it. I really wish Someone had told me what it’s really like to live here before I made that mistake.
Horrible customer service by everyone including (ilham) she works for corporate.told me I was Denied because of my background, Im not even a felon first off. Im starting to feel as if it was more petty reason on why she did that. Provided everything as far as income. I feel like I was lied to.
I am impressed with the response Ive received from Mgr Karen Canales and her staff. Whether its the unusual service call I made today, or my inquiries re the new Valet service or Parcel Pending, all have been handled promptly and positively. I appreciate their consistent careful handling. Quite a refreshing change!
I wanted to thank Ms. Kimmie for taking my call so early and acting quickly with my problem concerning a broken down air conditioner. I was so upset and she said dont worry Ive already texted Abdon so he can get to you this morning. This is what I call excellent customer service. We need more people like her that care about her tenants.

HONESTLY WORST APARTMENT COMPLEX EVER. LIARS. I give this complex 0 out of 5 stars....EXTREMELY dishonest. They decided to keep all of my deposits (pet, garage, security) and take photos of another apartment that had the carpet destroyed by an unruly pet and blame ME for the damages. They had ZERO proof to provide that it was my apartment. This situation is now getting so out of hand that we are getting prepared to go to small claims court. Keep in mind that this happened 2 YEARS AGO!!! after the fact that we followed up with them to make sure that we did not owe them anything else. If you want to stay in a decent apartment complex please DONT WASTE YOUR TIME. Go down the road to Marquette at Piney Point. They are at least honest.

Roaches are everywhere, little parking available (which they are slowly getting rid of more), they never fix stuff and if they do its just a band aid to say they did it, they nickle and dime you, and I can go on and on, but you get the point this place sucks!!!!!!! I cant wait for my lease to be up.
Really nice place to stay. Tranquil living. Ive enjoy it for the short time ive been here. No real complaints. Huge apartment at a very nice rental prices. Excellent area. Memorial City Mall, amongst many other great amenites to enjoy the area.
This apartment is a bunch of bullshit at first I had no issue with living here but then there was a issue come up with renters insurance they told me to have it faxed over by august 1st I Had it faxes over on July 24th come September I see a charge on my rent for insurance I go to the office and speak to the manager now they act like they have alzheimers. Then they said if I could bring proof they would waive the charge. So I had my state farm agent contact the office and now they are lying saying they dont even have a fax machine so then what number did they give me??? So I called corporate and the lady was very rude and I told her even if you did not get the fax I was clearly covered by the date I was informed! Then she says the letter came with a fax number ..okay so when I went into the office y didnt they give me the correct number. If they dont handle that y would she give me a wrong fax number... I know why because they money hungry! My lease is always up and I will be informing every new occupant I see looking at apartments not to live here and explain to them exactly why!
I definitely dont recommend it. Its not safe, plus theyll try to take a bunch of money from you after you move out. I had to move due to family reasons and my contract was still ongoing, they said I should not pay any fees as long as I found a new tenant. While I was expecting to get my $825 deposit back, they are now expecting me to pay $500.
ROACHES EVERYWHERE. Pay abdolar and get a good place. The management team is straight up disrespectful. Its like they are running a kettle farm.... For about half an year there have been some people in this office that have no regards to humanity and have absolutely no service skills. Its like they were hired of the assembly line. Getting mail is the hardest things in the world. For months now our mail has been broken in to and stolen, and not just from the mail box but also from the office. Important documents and IDs... They are messing with peoples lives and their security. Get an apartment locator or realtor to find an apartment that is worth this amount of money because its the apartments that pay the referral fee, not you.... Its service for free... RACOONS are having a party every night. I cant sleep because of them.... They get in the air vents from outside but nobody does anything. The apartmenta are so old that you see the whole unit shaking, walls and furniture and all when you walk. I can feel through my floor the ceiling fan of the person below me and how fast they are venting their house. We are fighting roaces and flees ever aince we moved in here.... Not worth it.
Update 12/12/17This has been a complete nightmare and corporate has been no help. Still INFESTED with German Roaches. I can’t even sit on the couch without finding a damn roach crawling on my pregnant belly. I bet Chad P. in corporate will get a kick out of this though, seeing he doesn’t have to deal with it. He’s so nonchalant to the issue as if it isn’t a hazard. But they still expect their rent though :).If i could give no stars i would. This place is roach invested inside and out.! Management does nothing about it unless you hound them down, then they eventually send whatever rinkydink pest control they contract out. I swear whatever they use only attracts more. I will be contacting Health Department soon, I didnt sign a lease with roomates.
Harvey flooding and they wouldnt give a new apartment. The apartment kept flooding and they wouldnt repair it. I buy a home and pay rent through my lease just to get a letter saying I owe over $1,200 but I cant get my deposits which adds up to $1,100. All of a sudden, I have a 13 month lease? I cant see that on my lease agreement. WHO STEALS MONEY FROM PEOPLE after making them live in a wet apartment?KEEP YOU MONEY. Take it elsewhere. This place is trash.
Roaches everywhere. They take forever to fix things. Once my husband had to fix the AC himself. One lady in the office is very rude and racist, not willing to help people. Manager is nice and polite.
This is not a living place, don’t fall for cheap rentals. Maintenance is very bad, they will take atleast a month to fix the issues from the date you raise a complaint. And the corporate office is sleeping and they won’t respond to calls or voicemails to escalate any issue.
I have been living at Woodlake Oaks for the last year, decided to put a filter in the shower. Juan came to my rescue and put the filter system on the shower for me. Its a good place to live, but this 5 star is for Juan, THANK YOU!!!

When I was denied over a ridiculous reason Maria hung up on my face like a coward.rude and dishonest people.greedy and only care about money.i told them I was going to be homeless with my family and they did not care.

He with no regard to himself jumped fully clothed into the pool to grab my grandson who decided in ia jumpedsplit second to jump into the pool. With Theos quick action my grandson was unharmed and in the water only for seconds. We came to thank him again to find that he has been transferred to elsewhere. I hope this thank you reaches him and his superiors. He deserves to be acknowledged for what he did.
From the minute I started my application the staff was very friendly and helpful even with my 1000 questions lol. Miss Karen helped seal the deal and get the apartment that I specifically wanted. I would definitely recommend at least to stop by

Wouldn’t recommend moving here the maintenance people never fix what I need fix unless I bother the office multiple times the washing machine are partly broken .. they know these machines don’t work with no out of order sign or nothing and expect me to call the company people over the machines but there’s no number in sight for me to call my clothes are drenched from the washing machine and the dryers don’t dry my clothes all the way or at all

Really a fiasco, I went to collect my deposit but they demanded an extra $500 from me, its a disgrace. The ceiling is falling apart due to humidity, mold in the ventilation is a disgraceful place, I do not recommend it.
