When I first decided to move in to this place I was skeptical because of the bad reviews, but usually people don’t post good reviews so I took the chance and I’m glad I did. So here I am writing a good review! The buildings are older and it’s a very foresty part of Houston and its old, they are starting to do repairs and stuff on the exterior of the buildings but it’s going to be a work in progress as the complex is huge. I live in a 3 bed townhome and the interior is updated for the most part and very good floor plan… it’s huge!! There are things here and there that are older and outdated (which is the reason for the 4 stars instead of 5) but considering these were built in 1972, mine is in good condition.I don’t have any rodents or anything like that other than the usual cockroach here and there but no infestations or anything like that.There are ups and downs with every apartment complex and unit, the biggest thing is how the office addresses the situations and your needs. One thing I can say is that the office staff and the response to the maintenance requests have been 10/10! I moved into a unit that was vacant for a year almost and there were a lot of things wrong with it, but everything was resolved within a timely manner.I’ve only been here for a little over a month now but so far it’s been super quiet other than fighting cats here and there lol.The security staff is super cool, very observant of what is going on within the complex and the guarded gates are also very nice.I haven’t used the gym or the pools but I plan on it!I’m glad I didn’t listen to the negativity that people post and hopefully this gives somebody some hope when reading these!

I met with Kelly S. today and she is awesome! Very friendly and professional. She had no issue walking me to the unit in 100° heat and the unit was a little ways from the leasing office. She also told me of all the amenities offered at the complex. Its a very serene and clean complex. She even picked up a few discarded items on our walk back to the office, which shows how much she cares about the community and its presentation. I highly recommend this townhome and apartment complex.

Im writing this review after deleting my 5 star review. I moved here July 15th after Hurricane beryl. I originally gave 5 stars because i believed that the staff was doing the best they could especially after we just had a hurricane and they kept great communication with me. Soon that all stopped. Only just a couple days ago did I get an electrician in my apartment so that I could finally use my washing machine BUT its been a couple days and the outlet that they installed still does not have power so im still unable to use my washing machine. Ive also recieved no credits towards my rent because of this. For months ive called the leasing office numerous times and they are super defensive or they dont answer or call back. Account services wont answer. The electrician put holes in my ceiling recently and nobody has been here to patch it up. Theres alot of fees that we didnt know about prior to signing the lease. Ive been nothing but patient and nice to the staff because I know they deal with alot of unhappy tenants because it is an old complex that needs work and I understood that signing the lease and if it werent for the the washing machine, lack of communication, lack of credits. I wouldnt have much complaints and my 5 star review would have stayed.

I will work everyday from 6:30-6pm and I am constantly woken up out my sleep like right now at 2am by stomping and loud banging noises by my upstairs neighbors. Especially after 10pm when you think it would be some type of respect for others; this is when they get the loudest. These people have a dog & you can differentiate a dog on all 4s running around verses people stomping, and this is them literally causing noise, purposely being loud after midnight to where it sounds like they’re moving furniture. I have a family dog that’s with my mom now so using the dog as an excuse for all of that would be absurd. It’s the owners. I have to wake up at 5:30am. I have physically called to report this & it stopped for a week then I emailed but clearly you guys do not check emails. The rent here is too expensive to not get sleep.

These apartments are among the worst places to reside. In emergencies, management is unresponsive, and they impose additional charges after the lease is signed. The entire complex is overrun with roaches, with no solution in sight. They infest the kitchen, bedroom, and bathroom. I cannot recommend this place; its best to save your money and avoid the hassle.

Houston’s very own apartment nightmare. Never personally lived here but my car was towed 3 times with the 2 years my friend lived here. She had a mice infestation and moved out but the towing should have been a deal breaker. Who wants to live where your guest vehicles get towed? The 3rd time my vehicle was towed, the tow yard damaged my vehicle and of course they denied it

My move here has been a smooth transition. Everyone is so nice, kind, understanding, caring, and have great customer service. Truely amazing professionalism. Damian has been great to work with. Great size for the price. Great location. I highly recommend this community.

If you’re planning to move here, investing in a security camera is a must—break-ins are very common, and management doesn’t seem to care, even though residents pay for house insurance. Our home was broken into in 2024, but we still haven’t been compensated for the stolen items. Now, our neighbor’s house has been hit too.

It is now 4/13, i am scheduled to appear in court on 4/16 for leaving/breaking lease. The responses from WOB always say to speak to the front office to help improve, yet the personnel at the front office could not only care less; they completely undermine your requests/comments and ridicule you saying “you shouldve thought about that before signing a lease contract” - Mr. Moustache front office. I just gave my keys today after living for 15 months and all I can say is that this is the best apartment complex out of all my previous ones, sadly I got a property but If I have to lease again I would choose Woodlake anytimeI lived in the 2 story property and got no problems, friendly staff, located on a nice neighborhood (memorial) and good price.If you are looking to live on a nice neighborhood this is your choice.

This is the worst condominium to live in. If I could give it 0 stars, I would. The houses are a disaster, unevenly built, and the office staff is poorly trained, providing incorrect and misleading information, creating more problems than solutions. They do not answer emails or calls. The house we were given had holes in the walls, was poorly painted, and infested with cockroaches. Maintenance never comes on time, so we had to fix the problems ourselves. The washer and dryer are a joke, flooding the house and not drying clothes properly. Anyone can park in your paid spot, and management doesnt care enough to tow or put a sticker on the vehicles.The worst part is, we informed them we wouldnt be renewing our lease, but we were told we didnt need to give 60 days notice if a roommate was transferring. They advised us to wait until the transfer process was complete before submitting the notice. When we sent the letter stating that we were not going to renew on the 25th of May, they told us that it was fine, that on July 3rd we would only need to turn in the keys. We returned the keys a few days late, they tried to charge us a full months rent, claiming we didnt give the 60 days notice. We called multiple times, only to have the phone hung up on us. I went to the office and was told not to worry, just to pay the fees, and that rent would not be charged. They assured us that the 60-day notice didnt matter as long as they received the letter. Now theyre charging us DOUBLE rent and refuse to resolve the issue. They dont answer emails or calls. This is the worst condominium in the world. Do not rent here; it is truly horrible. I deeply regret ever living here.

I frequently visit my brother at this location, and each time I encounter issues with the security code. When I inform the guard that I’m here to visit my brother and enter the apartment number, the code consistently fails to work. Despite explaining the situation, the problem persists, causing me to wait for about 15 minutes each time. This ongoing issue is quite frustrating and needs to be addressed for smoother access.

The area is great I love to live so close to the memorial area.These are great apartments in a great area. They are a bit older and that brings some issues, but the maintenance and office staff are always friendly and quick to respond, I always use the app and usually takes 24 to 72 hours to have everything done.The maintenance team are always friendly and the security team as well.I have loved my time here and will always recommend it to others. The only issue is the parking but that’s because some residents don’t respect it, if you’re renting an extra parking lot sometimes someone will be there and you would have to wait or send an email and just use the public parking area.Yes, there are raccoons depending on the season but come on people, we’re living almost in a forest area, just choose wisely the building because some are better than others, the closer to the bayou well more likely you’ll see more raccoons or stuff like that.I do recommend the complex. The rent is fair, the maintenance works well, the gym is pretty basic but it works as well. The area is great and you can live quietly in peace.

This is the wordy place ever!!!!! I applied for an apartment to rent while I work on adding another location to my business and their “committee “ required payment in full for the 12month lease. It was based on me not having income coming straight from Houston even though I own a whole business that’s still running in Georgia and I’m adding a location in Houston. This is unacceptable!!! If I worked remotely and the company was nor based in Houston it would not have been a problem.

Cockroach infestation is beyond anything Ive ever experienced and has been here since first day of move in. There are numerous areas with significant structural damage. For instance, all the under-sink cabinets are completely caved in, with huge, noticeable cracks. These cracks seem to be perfect breeding grounds for bugs. The huge stain on our closet ceiling progressed to a huge mold problem and we made requests when we noticed the stain first and they said theyll just paint over it so, we said no thankyou since thats really not a solution at all. Now theres a hugle mold that just keeps growing, i made more requests for them to come look at this issue and we are just being ignored now. our parcel lockers has been broken for several weeks as well, leading to the delivery people to just dump the packages on the floor next to the parcel lockers. Potholes every corner.

The burned down unit visible from Tanglewilde represents the dumpster fire that is this place. I drove by this weekend to see about moving and the gate was stuck open with no guard unlike across the street so I decided to do an unofficial tour of the grounds.There was not a single parking spot in the entire trash-and-litter covered complex without a number on it that Im assuming is an extra charge with the state of things. That alone is a reason to stay away: if you cant park where you live, go elsewhere. Buildings had the siding, shingles, and even bricks(!) falling away from them. I know there was a major storm recently, but the lack of discoloration indicates this level of disrepair is the norm. Dumpsters overflowing and garbage bags piled outside doors like trash isnt regularly collected. Wildlife appears to have helped themselves as many of these bags were ripped apart with flies and roaches feasting in broad daylight.I parked along a curb by an overflowing garage to investigate if a nearby pool had a grill and my feet got swarmed by fleas just making contact with the pavement. Right off the curb on the grass was a pile of excrement so large I believe an adult human was the culprit. That was the final straw and oddly fitting for the place. Whatever property management company is here needs reconsideration by the owner, and whatever the residents are paying is too much for such a sad state of affairs.

BURGLARIES ARE RAMPANT DO NOT MOVE HERE. Should receive 0 stars. I lived here for almost a year from summer 22-May 23 a complete disaster. I had to leave 2 months before my lease expired because I was burglarized. They broke into my apartment in May 2023, while I wasn’t home, they took many of my electronics including my 55’ TV, HP Laptop, shoes, clothes, jewelry and my apartment was left a mess. When I spoke to the manager, Cherie, about what happened and asked her to send an email letting the residents know there was a burglary, so they would be more vigilant, she stated that they didn’t do that and that any announcements were posted on paper at the mail room. This never happened, I returned to see if they ever announced that there were burglary’s in the complex, and nothing was ever announced. Even with the security at the gate, there is no real security there. I had to pay the full 2 months of rent left on the lease in order to leave without penalty against my rental history. Other neighbors I spoke to that live above me said that the apartments around us had been broken into as well & that’s why they were vacant, I lived on the first floor of building 43. The sister property is right next to Woodlake and I have a friend that lives there whose apartment also got broken into. So burglars know this is a hidden spot perfect to rob. The worst living experience of my life. Since I moved there the apartment was a disgusting, roaches and flea infestation like I’ve never seen before. There were roaches coming out of the fridge and I was bit by fleas on my ankles constantly even though I had no pets. They have a flea infestation in the entire property because of the raccoons that go into the chimneys and bring the pests into the apartments. I did treatments for the fleas and roaches, called the office multiple times & even after the treatments, the fleas were there. The office was used to receiving these calls from other residents. When I moved in the apartment was dirty & they painted over the walls that still had the previous residents hair on walls & bathtub, didn’t vacuum the carpet, and when I moved they took my deposit and put it towards the last water bill.

Woodlake on the bayou has been nothing but a pain in my u know what the staff horrible lies and play games with the fake notice they but on my door . I have been here 6 yrs my car got towed out of my own spot they couldn’t answer me on why it was towed then 2nd time I have had a bee infestation to where the hive was so big it busy thru the wall and flying over my head at night and dying in my bedroom. The bathtub been painted over looks like 30 times carpet hard to clean the vents have mold been told them about that nothing done. Appliances old not up to date . The burned building across the way makes the property look badd should be torn down. So now they have it to where they want to play games with me with the lease and move out before time 😂 my lease is up aug 31st oh they rotated the rent payment and gave me until aug 29th 😂 a joke let me go on WOODLAKE ON THE BAYOU THX U !!!!!!! See the ppl in the office the corporate resides in Nebraska they don’t know half the mess that goes on in this place . Oh the fake security guard I never seen a security guard who wears crocs while on duty with no socks on some security trust and believe the place im moving to now much better and quieter Beware of the games they play so the badd energy you give me is the same energy u get back .

So far I really like this place. Its spacious with a nice layout, and you cant beat the price you get for the location. Theo from the office was very helpful getting me set up and took care of the repairs my apartment needed prior to my move-in. I havent seen any pests in my unit yet, and my neighbors are all friendly. The unit has a nice view of the pool, and the area is very quiet. Walls are a little thin, but I mostly just hear creaking footsteps every once in a while.Ive biked throughout the entire complex, and I can definitely see how someones experience could vary from unit to unit. The complex is older and each unit has developed its share of good and bad quirks over time - some more than others. Some of the units back right up to the bayou; which happens to look a lot like a jungle. With that in mind, I can see how some units might have some pretty monster pest troubles especially if you tend to leave food around.I think its important to keep in mind the location of the individual unit when considering Woodlake on the Bayou, and also manage your expectations. Is the unit on the first floor? (easier for bugs to get in) Is the area around it well-drained? (pooling water attracts bugs) Does it back right up to the bayou? (this should be obvious) Are the neighboring porches/front walkways littered with junk and dog poop or do they have some nice plants? Ask yourself these questions!Also, require that any maintenance issues seen upon your tour of the unit be addressed prior to move-in. Follow up a week before to make sure theyve been taken care of. There are hundreds of people on this property, so dont assume it will just get done. Miscommunications happen. Just be firm.

The 1 star does not reflect my experience with my leasing agent Jerry nor the new manager Xiomara. They are a dream team. I had day 1 problems with the corporate office getting my lease corrected which took jumping through flaming hoops! It took 3 months. They had my money and an extra 2 months deposit I had put down. Due to corporate management and leasing I was out for 3 WHOLE MONTHS. and they would not refund my money so I could look elsewhere. These are older apartments and have issues! They come in and each apartment looks brand new. (new carpet and yet another coat of paint SMH) If you want some work done prior to move in. STAY ON THEM to get it taken care of!CONS: Ive seen many comments about Roaches. I havent seen many. only after my neighbors moved out and they were spraying, I found a few running away into my unit. UPDATE: Roaches have become more prevalent. Tenny baby Roaches on the floor whenever I turn the light on! Another issue is my water/sewer bill for one person in a small 1 bedroom has averaged 65-120! They take an average for all the residents in ALL the units. So Im paying for water I dont use. 2nd gripe, the amenities fee of 188.00 (keeps going up) for free basic cable, valet trash , washer dryer usage and a gym. (the last 3 I dont have nor use) so yet ANOTHER fee. BE CAREFUL about signing for an apartment BEFORE you see it. I do not care for Richdale corporate policy of putting a deposit $ down before you see what your actual apartment looks like.UPDATE 8/22 : The rent has jumped and the free cable tv cost (put in with the amenity fee is 2-3 times more than if you got a bundle WITH internet through a provider!!) You pay extra for free cable, valet trash that rarely comes and a gym that is garbage. I have been a very patient tenant for over a year. Im so frustrated with the lack of management, maintenence follow up and the overall lack luster. Did I mention the fees upon fees you end up with at random times ? Get it in writing a full detail of what you will pay as there is no way to see what your rent + fees will be prior to paying. As in you are not able to see an invoice either on the app nor on the website. About mid-month you are sent an email from CDR . That is the only way you can see what you rent+ amenities + water Etc AND it breaks it down. This invoice from CDR is AFTER the 1st of the month!!!! Richdale is the worst management company Ive ever lived in. They want your money (if you are a day late they let ya know) but heaven forbid you have ongoing issues in your apartment (A/C out, fluctuations in power in our building at least several times a month either no water or no hot water ..ugh) The list goes on and DONT drink the water from the tap! Rust water from kitchen and shower.More recent Crime has jumped from car break ins to apartment burglary. They added security they are a joke. They dont pay attention to whom is coming and going. Avoid any Richdale properties! What they promise is unfortunately not what you will get... bait and switchUPDATE 8-12-24My AC died. It took them over a MONTH to replace it. Temperature in my apartment was in the mid 80s every day. They brought a portable unit, but it kept blowing the breaker to the apartment. FIRE HAZARD! So I wasnt able to use itI was advised it was under warranty so they were waiting on a part. I kept calling for and ETA and one gal made a HUGE slip. After a month she said they just ordered it and it would arrive within a few days. Sure enough, there was a huge amazon box outside and a few maintenance guys finally installed it. The ONLY thing I like is the courtyard area in front of my apartment. >:[

DO NOT MOVE HERE ..the stay here is literally h*LL . I can not have people over because the embarrassment of fleas biting my guest . The living here is horrible. Soo many roaches , i mean a whole lot of roaches. We emailed plenty of emails . Wildlife stuck in the wall once again . When we first moved here my wife had asigned parking complaint about it took three days for them to move . But we take my car everywhere which i have a assigned handicap tag because of my wife . According to the office they give 24 hours to notice us . Nobody never notified me i understand i forgot but could have gave a warning ! I complained to the office oh we will have someone call you we asked the tow company why they towed my car private property i live here how is that private property!

Do not move here! I was given access via email to have keys at my grandmothers apartment that I help with rent and walk her dogs. My dogs locked the patio I jumped from the 1st floor in shorts while it was raining just for maintenance to yell slam a door and in my face and say they don’t do lock outs. Crazy that a young lady half naked in the rain getting bit by mosquitoes does not sound like an emergency. I wasn’t given a place to sit or even a second word. The leasing staff of course was late so I sat outside getting bit by mosquitoes til after 9. My grandma sent an email allowing key release weeks ago no one said words like indefinitely needed to be used until today conveniently after the leasing agent tries to convince me no email or communication was sent on my behalf 🙄 the apartments are old so is the appliances the least the maintenance team could do is put the items back they move when fixing things or at least be nice humans. I will definitely be telling my family don’t lease here and we can find my grandma anything else!

Kelly and Damian were awesome in getting me the townhouse for my family. They were super friendly and professional and got me a townhouse on a special. Maintenance is done in a timely manner and I got new floors as well. They were very responsive and got me answers very quickly.Update: I moved in June 1st and have been here 4 months. Between the broken A/C units and the fleas and the fake maintenance repairs and constant reminders to get maintenance jobs done. The foundation on my townhouse is sliding and creatung cracks all over my walls and even the bricks outside. I hate living here. I cant wait till my lease is up. Dont move here!!! Im trying to get the hell out.

The roaches keep coming. It doesnt matter how many times maintenance comes to spray, the roaches keep coming back. Our apartment is basically infested. We see a roach at least once or twice a day now. Also, when we were warned there have been break-ins in our community, instead of telling us how management and law enforcement were going to work together to keep us safer, they just told everyone to lock their doors. Not very reassuring. Also the pools are always filthy and the workout facilities are small, outdated, and dont have air conditioning. There is no playground for our two children to play on.Management is nice, and usually if you need something fixed, they are prompt to come help. But overall, a negative experience. We wont be renewing our lease.

Do Not Move Here!! These are catfish apartments they are old and beat down on the outside and the inside is not updated the cabinets were destroyed in my apartment the paint job was rushed everything was old. I was told I would have a balcony and when I saw them it was a shared porch as my “balcony “. I have resigned my lease due to these reasons and also a false lease agreement the price in the lease wasn’t the same when I came to pay my move in amount. I’ve been having issues not only with these things but the leasing agents here are rude and disrespectful it took a lot for me to keep my composure the only agent that was respectful is McKenzie. A motel is better than these , other current residents have also told me these aren’t good and lots of maintenance issues that don’t get handled in a timely fashion.

I moved in the Woodlake on the Bayou Apartments in March 2022. I knew about these apartments because my son lived here over seven or eight years ago. Ive been here for fourteen months. My experience with the leasing office and staff has been great from the time I submitted my application for my apartment, signed my lease and moved in. Ms. Janie, who has been here from the time I moved in, has been wonderful! After I got settled in, I submitted my list of items that I needed the maintenance team to take care of, everything on my list was repaired in a timely manner. Theyve been consistent with my maintenance requests from day one. I can remember when I first moved in, I had a few uninvited roaches in my apartment. I purchased some Ortho Home Defense Max Insect Barrier Spray. I sprayed my apartment very thoroughly before I unpacked a lot of my items and it worked very well. Ive utilized the Woodlakes exterminating services before, however, I still do my part to keep my living environment clean, healthy and safe. I would also like to take this time out to thank Ms. Devin, Ms. Kelly and Mr. Damien for working together as a team to take care of all of my maintenance requests as well. I love the location of my apartment, the price Im paying for my unit, and the layout I chose to live in. I cant speak for every tenant that lives on this property, but I know one thing for sure, we as tenants have to do our part as well as the management team in the leasing office. They have a team of four that work in the office and a really good maintenance crew on staff. I believe they do their best to accommodate our needs so we can be able to live in a comfortable community. I noticed just this past week that they have a team of contractors on the property that are painting the trim on our buildings, which will follow with the actual painting on our buildings. I think this will enhance our community a lot. They recently repaired the holes that were in the driveways. As we all know, this is an older property. As time passes on, there will be a lot of repairing, restoring and reconstructing, if need be, that will need to be done in order to keep things up and running smoothly. So moving forward, when posting our ratings about our community, lets make sure we acknowledge the staff for the the good/great things theyve done for us, instead of always posting something negative. I for one, appreciate the maintenance staff for greeting me in the mornings with a nice smile or friendly wave when Im driving out to go to work. They dont personally know me, but they speak or acknowledge me anyways. So in closing, again I would like to thank the leasing office staff and management team for a job well done. Strongly considered leasing here , especially after checking out the neighborhood for a few weeks. Decided against it after a poor experience with the leasing associate w/ the detached lace front. She was a complete turn off and unprofessional.Now looking at the reviews, Im happy with my decision .Definitely would not recommend this place.

I am currently under lease at woodlake, i read the reviews before i considered moving in. This is the 1st review of many i will be leaving over the next 30 days, I am asking woodlake to release me from the current lease i have 4 months left due to a handful of reasons i have voiced to the front office and their account services manager Jill. It seems like other people have tried unsuccessfully from the comments i have read. Will be updating reviews across all platforms once issue gets resolved for better or worse. As im finishing writing this from my kitchen table, a bug runs past. Ive been here 10 months and document any and all embarrasing/unapppealing incidents

I just toured the property and everyone was so helpful and polite. I have been on an apartment hunt as of late. I am not sure which part of town I want to be in and I have been touring a lot of properties. I have encountered some rude leasing agents here or there that seem in a rush or like they did not have the time or want to make the effort. But Woodlakes staff was truly wonderful.

My experience can only be described as a living nightmare. The shining beacon of despair in this wretched place stems from its abysmal management, which seems to have perfected the art of incompetence.From the very beginning, communication with the management team was a task. Calls and emails were met with indifference, if not outright ignorance. Maintenance requests were treated as optional, with some left unaddressed for weeks on end. It was as if the concept of tenant satisfaction was an alien concept to the management.The lack of transparency regarding fees and policies added insult to injury. Surprise charges appeared on my monthly statements without any prior notice or explanation, leaving me scrambling to make sense of the financial chaos. Attempts to discuss these matters with the management were met with dismissive attitudes and blatant disregard for tenant concerns.The sheer negligence in maintaining the property was astounding.Security was another major concern. The complex boasted about its state-of-the-art security measures, but in reality, it was a façade. Break-ins and vandalism were rampant, and the managements response was shockingly apathetic. It was as if the safety and well-being of residents were of no consequence to them.The level of incompetence displayed by the management team is unparalleled, and any prospective tenant would be wise to steer clear of this nightmare in residence. Save yourself the stress, frustration, and disappointment – look elsewhere for a place to call home.I cannot wait until my lease ends here

I had to delete my previous review to leave a new one. Currently right now I have no hot water. This would be the countless time that I have not had adequate water. Yet this time not only do I not have it, I have no water pressure. The little hot water that does come out, barely runs. With showers, it’s more of a drizzle than anything.I was gone for my job for a month. When I returned my water pressure was lower but nothing major. I thought due to me being gone. Nope. It got progressively worst. Now I have no water coming out of the kitchen. Barely any water coming out of the bathroom sink and bathtub. The only time you hear from the office is when you leave bad reviews . They have sent out one notice about the pressure and no updates . It’s been 2 months for me but since the notice about 2 weeks.I even put a maintenance request asking what’s going on. No response or follow up.Between me having to complain to the BBB about my non functioning refrigerator to finally getting it replaced after 5 months , my car being broken into, hot water working for maybe 3 months and then going out, I’m so glad I’m finally leaving.Great space, great price. Not guaranteed you will have running water or hot water. Make sure you have a back up place to get your basic needs.

Moved in December 2022. Needed to get away from old apartment and my lease was up. Kelly one of the leasing agents, was great and still is. I have settled in almost 5 months now. She worked with me until I got approved. Kelly, called me to check in with me all the time. I kept calling, asked for her all the time. A lot of the time she would answer the phone. I had questions, sometimes and still do and she is so patient, willing to help as well as going above and beyond as quick as possible to get questions answered or matters resolved. We got really friendly, she knows me by face whenever I go into the office. Kelly is concerned, just like family. I am appreciative of her professionalism and having a heart.Thank you KellyL.C.

I am no happy with the service or my experience here Please be advised that this apartment complex has the worst customer service and customer experience.Review: I was once a leasing agent and I can attest that they will sell the dream and price as all leasing representatives should do. Once you sign your lease your work orders, safety and their integrity will be compromised at the Woodlake on Bayou, especially.I lived her in 2019 and had to move out early Fall 2020 to break my lease. I understood my responsibilities and was willing to pay for my breakage. Woodlake on the Bayou mismanaged my file due to the frequent change of staff and its been a horrid experience.Outside of the apartment was falling apart, the management would only accept the written requests and take up to 3 weeks for repairs !! Still to this day I am disputing the lack of care on a unit that properly notified move out and calculated expenses!! They will try to collect money from you even with your keeping a paper trail. . So be diligent as the rent is indeed cheap but so is the service.Corporate is unprofessional and will actively claim a bad connection and hang up on you when you have supporting docs and valid proof for disputes (ex. emails, recorded calls and names).It is a bad apple with a good price. Overall the apartments are spacious but in very moderate condition there is a high chance of mold or leaks when it rains.They paint over mold and they do not fix the roof so you may get an unwanted roommate too. From roaches to raccoons or cats...so be careful.

STAY AWAY! STAY AWAY! This is by far the worst apartment complex in Houston. Management lied about the unit they were giving me. They also never cleaned the unit for me or my neighbor when we moved in. We were still picking up dog hair and had to get the carpets treated 2x. There is mold all throughout the unit but they said it was “moisture” I had someone come take a look and sure enough, MOLD. I sent them countless requests and reports with no response or acknowledgment. Theres also a roach infestation at every unit here and they’ve done nothing to combat it. If you want to be taken seriously and not worry about getting sick,PICK ANYWHERE ELSE TO LIVE PLEASE!!!!

Do not move here!! Roaches and various issues they do not fix. When I moved in someone broke into my home during the day while I was asleep. I was without ac for weeks and more than 86 going 90 if I used the kitchen or washer and dryers. My ac went out, my garbage disposal went out, my washing machines made nose and knocking and had to replace it, my sink were leaking twice both of them, the bathroom shower leaks the bathroom sicks have issues. Mirrors cracked they wouldnt fix said they would take off the closet door if you want after telling me they would replace it when I moved in. The ground in not leveled. We found marks on kitchen floor and walls. The doors you have to close hard and push to close still 2 doors have issues and paint in many places that werent supposed to be payment. On top of all of this, I have never been late on my rent and they added month to month charges that didnt show on the app. I paid it but just know this is a terrible place to move. The parking lot is so bad pot holes everywhere and people constantly park in your space and they do not tow the vehicles. The trash they miss and leave for weeks it charge you for trash pick up. Trash is always being ripped open by raccoons and raccoons live in our roof. Making noises at night and during the day. There are power issues Ive been without power several times. Water issues without water and hot water many times. There glass everywhere and broken glass where the emergency equipment is located. There is much more that I havent mentioned. I have emails, screen shots, maintenance request and photos for proof if anyone wants to see them please reach out to me. Write letters or emails to the city, to HAA and write reviews everywhere. After 3 notifications they did not do what theyre supposed to, you can legally break your lease. YOU WILL REGRET MOVING HERE.

The staff is amazing!These are great apartments in a great area. They are a bit older and that brings some issues, but the maintenance and office staff are always friendly and quick to respond to such issues. I have loved my time here and will always recommend it to others. Jerry and Adrian have especially been an amazing experience to work with. Always so kind and bubbly!

I can no believe it! I read the bad reviews and thought that it couldn’t happen twice but yes. I applied and paid over a week ago and this company will not return my calls. They screen your calls and corporate is only an answering machine. I am very disappointed in my experience with these apartments and do not recommend anyone applying here. Janie was so assuring that if I provided everything it would be no more than three days to move in and she had not returned my call since. Zero stars

I’ve been living at Woodlake on the Bayou for over 4 years now. I must stay Xiomara is one of the best office managers I met. She has cleaned this property up in every way possible, from making sure I get things fix in my apartment in a timely matter to getting me the best price with my lease renewal. I really appreciate all her hard work and caring for my needs as a residence. Thanks for all you do. Not a bad place to live , 24 hour security at front gate also.

This place is a dump. I lived here from Dec 2021-Feb 2023. I should’ve seen the red flags when I signed my lease for an apartment, only upon move-in they told us the unit wasn’t ready and we had to move into another apartment. The building I lived in was on a slant, slowly sinking into the bayou. The apartment I moved into smelled of cigarettes and the cleaning job was clearly not done well. Roaches everywhere to the point where cleaning did nothing. Tenants leave trash strewn about. Raccoons live in the ceiling. I put in multiple maintenance requests that were marked as complete, and the staff never made their way to the apartment. Last summer, the power went out and they reserved only a select few hotel rooms, so only some tenants were able to have a place to stay free of charge if they were lucky to get there early enough. I had to throw out my entire fridge and was displaced for 3 days, but only 2 nights were covered for the hotel. By the end of it, corporate only reimbursed us $42 for 3 days of being without electricity, and they didn’t even cover the damages. I called corporate and they said that the total was non-negotiable. Save your money and stay away from both Woodlake on the Bayou, and Richdale as a whole.

The manager of the complex (Xiomara) asked me to leave a review recently so here it goes…I’ve lived in this complex since 2017. As far as the apartment itself goes, you get what you pay for. However, the management team are some of the most incompetent people I’ve ever had to deal with. Each year, it’s like their corporate office replaces an incompetent team with another incompetent team. They never pick up calls. They constantly say they will follow up but they don’t. The maintenance team hates dealing with their own management and has horrible communication with them(I’ve had to tell maintenance what the management wants and vice versa so many times).Each time something is wrong inside the apartment it takes weeks to fix it unless it can be fixed with minimal work. Occasionally when a repair requires more than one visit they will take weeks to do the least amount of work. I’ve come to understand that things happen a lot quicker when I call their corporate office. So for anyone out there considering this apartment, I hope you know what you’re doing. I will not renew my lease this time.

I lived at Woodlake on the bayou a few years ago. My experience was pretty favorable, I loved my space and the property. I moved out of state, but when I returned to Texas this past year I decided to give the community another go. From day 01 I had issues. My apartment was not ready for move in on the agreed date, showed up to the office at 9am, and was told to come back around 5pm, after they took my rent money...what am I supposed to do for 8 hours, sit in my car? After refusing, I was given my keys, and allowed to move my things into the apartment while the staff cleaned and repaired broken items. Halfway into my lease, my AC stopped working, this was mid summer and my apartment reached temperatures of 85+ degrees. The apartment was unlivable and I was told it would be fixed in 2 days. After 2 weeks with no AC and 15 maintenance requests later, I was given a tiny temporary AC unit that only cooled a very small portion of my apartment. It took another 2 weeks for my AC to be repaired, the manager refused to speak to me and corporate only compensated me $200 off of my monthly rent.Two weeks before my lease was up I came home to my front door kicked in and my apartment robbed. All of my valuables were gone and the police had to be called. As soon as the office staff saw the police cars they literally walked to my apartment. I was disgusted, it takes weeks to get anyone fix anything in this place, yet when they see police they come running to see what happened. I never slept in the place again, packed up what was left of my valuables and lived with a friend until my new apartment at a much safer complex was ready. I can say now that I am so glad I am out of that place. The office staff are not rude, but they are not helpful either, they barely answer the phone and give a multitude of excuses whenever confronted. The mailboxes are not secure at all, so good luck getting your mail, emails are unreadable , and the water/electricity are always going out. Roaches the size of dogs and good luck finding a place for your guests to park. Do yourself a favor, pay a little more money and rent somewhere that actually cares about the experience of their tenants. Oh also, if any of the office staff is reading this review, please dont comment and apologize for my experience you never reached out when I was living at the property, so please dont start now!Good luck to anyone searching for a place to live, dont choose this one

I just recently applied at the complex. I usually do my homework and read reviews before hand but I was so blown away by the property that it didnt even cross my mind.Thus far, the staff have been nice and have been communicating with me during my application process. Katy did my initial tour and I loved her energy! I am getting a one bedroom town home and it is extremely spacious and extremely affordable considering the area and square footage.As far as roaches, the property is completely filled with trees and wooded areas and it also next to a bayou. This environment is like paradise for roaches. When walking my unit I did see a few dead ones, which leads me to believe theyve already treated the unit for bugs. I will do my best as far as cleaning and maintenance to try to ensure I do not have a pest problem. I was also told Id be getting covered parking and Ill have a guest pass for visitors.It is definitely too early for me to give a full review, since I havent moved in, but I do work in the industry at an equally large complex and yes, it will take maintenance a few days to get to non-emergency work orders, and roaches in Houston are always going to be a factor. Ive lived in A class mid rises and still had a few roaches here and there (and I am cleaning fanatic). I will definitley update after Ive moved in, but I am very shocked to see this many negative reviews when Ive had nothing but a great experience, thus far.

I have been here for two months now. We love it. We love the space that we have now and we love that the people in the office are on top of things. Nothing is ever perfect, but anything that needed to be fixed is being worked on or has already been taken care of. I have not had any issues with maintenance so far. When my dryer broke, they ordered me a brand new one. When my dishwasher had an issue they were here the next morning getting that fixed up too. I’m not sure where the maintenance complaints are coming from as I haven’t had any such issues. I want to thank Nicole for making sure my dryer was replaced, and Bianca and Erika for also being there when I had questions. These ladies have been great.😀

The roaches were out of control upon move in. I had to call multiple times before exterminator came. He came once and I still have them. And the outside is not kept up around apt complex Trash, leaves, pee smell. All the other apt buildings around area are cleaned up and look nice except ours.UPDATE: So Im renewing my lease and they are forcing us to get their internet package which I already have for cheaper. Apts who sign contracts with companies then force you to pay for it are not reputable companies. They basically added on a fee for their own personal gain.

Been living here for a year. The first month I moved in the ceiling fell in in my daughters bedroom. A mirror fell off the wall in the dinning room June 2021 that still hasn’t been replaced. Pay for valet trash every month but they never pick it up raccoons get in the trash and make a mess at my front door that I have to clean up then take to dumpster. Other residents have no respect dogs not on leashes trying to attack me at my own front door blocking off parking access. Trevor is rude, will try to belittle, cut you off, call you a liar, and try to talk over you on the phone and not show his face in person and repeat the same things he said over the phone face to face. He’s need to find another job, he is not fit to fulfill his duties as a professional office representative for the Richland company and Woodlake on the bayou apartment community.2. The maintenance staff is a joke, nothing more to say than that, it completely sums up their competence and knowledge in maintaining the property.2. Xiomara is an excellent property manger when we bring our concerns to her things start getting done period I could not be more happy with her effort and work ethic and care for the community. The issues we’ve had for the last 2 years started getting fixed when she came and took over, I’m great evil for that and I only wish she came along sooner.3. My daughter recently moved into Woodlake on the Bayou, therefore we dont have much experience with the property yet. Yes, it does look a little old and can use a bit of a renovation but her apartment is amazing. We love that the community consist of people of all ages, races and cultures. Staff members Ericka and Nick are just amazing. They really took care of my daughter in the long process of renting her first apartment. They were so supportive of her having a speech disability and took great care to make her comfortable. Its as if they have known her all of her life. They even included me in the whole process without any discrimination toward being her mother. We had previously visited other properties that werent all so nice to me or my daughter. Shes extremely happy to be a part of this community. Thanks guys for everything!

These people are modern day slumlords who use deceptive tactics to raise prices. Don’t let the pictures of the grounds and common areas they have posted fool you. It does not look like that there. They don’t fix anything in a timely manner. Maintenance is a joke. They have an infestation problem. Yet they have the audacity to charge five star prices for one star service. They do not provide any type of incentives for loyal longtime residents. They only hire security after a robbery has taken place. The people who work at their corporate offices are rude and unprofessional. If I could rate this place a negative zero, I would.

I lived in this condo for 18 months and they never responded to maintenance calls until on one occasion due to carelessness one of the unoccupied apartments burned down. They have the worst service and charge more for everything and are even capable of sending you to the debt department... disgusting people in charge of this company who do not solve problems but for the sake of not returning the deposit looking for all kinds of excuses to charge... they give you a dirty apartment full of defects, you give it to them clean and they dont take anything into account... the only thing left is to fill their pockets so that they dont harm your life... well, they have you-unfortunately- in their hands...I dont know what day the client will be right in this condominium, luckily I left, because they only have the joy of being well located, the rest is pure garbage...blessings for those who are still alive and I hope everything improves for the good of the tenants

My maintenance requests have been addressed within 24 hours. I expected but I have not seen a bug inside my apartment.No complaints. The apartment complex is quiet as well.

Out here working at Woodlake at the Bayou. We had amazing help in Lauren at the front helping get keys and keeping notes of issues. We had Janie the assistant manager, always assisting with keys as well and taking in all the info she could to help her property be well prepared for cleanings, now and in the future! We also had Cruz the maintenance manager helping with residents who would not let us access their unit and helping us find certain vents that were not easily seen on buildings! I moved in at the end of April and I actually love my apartment. I love the fact that my bedroom has a Patio and I get to enjoy my evenings out there. The complex is a bit older and I was scared when I moved in, but I told the leasing office the things that needed repairs and they came the next day to fix my issues. The complex is very quiet and the trees is very nice to have. Nicole is a very nice person and actually takes her time to talk to you and personally I dont feel rushed when I speak to her and she is always willing to help when I call or ask questions.

I have been ro other properties and usually the manager is hiding out. My friend truly liked the apartment as well. The amenities are great! I moved in on April first 2019. They lost my very first money order to move in my 4 bedroom apartment. I gave it to Ashley who works in the office. In exchange she gave me my keys and stickers for my cars. I was exited and my kids were also until May 1st they tried to make me pay April’s rent too plus late fees. It has been such a mess and a horrible experience since then. I can’t pay online because of all these late fees and rent on my account still. The office staff is so unorganized they aren’t rude but they just don’t have it all together. A whole month later they tell me they can’t find my money orders. I’ve tried going to the place I bought it from to but they can’t help. They want me to ask them am I on camera getting the money orders and can they send the footage when I’m reality they should have cameras in their office seeing me hand over my money orders. Besides that I have to call every month to see what’s my total rent because online is never accurate. A month after my stay a pipe busted and flooded my down stairs they fixed the pip but didn’t finish the job on fixing my carpet tans putting padding back. I have a 1 year old and he has ran and cut his toe on one of the nails sticking out. We have roaches leaks toilet constantly running water ice machine broke oven works when it wants too and last but not lease my ac has been broken for three days now I’ve put in numerous reports. It’s 95 degrees in my house. They always refer you to emergency maintenance but that’s like talking to a wall they never return your call or come EVER! No matter how many messages I leave I’ve left 10 in one night. I would never recommend anyone to these apartments 🤷🏽‍♀️

I have been living here for quite sometime and i have to say have been very impressed with the new manager, Xiomara. I often see her and my friend Jerry walking around the compound and interacting with the tenants while making assessments on what needs to get fixed within the premises. I had a conversation with her the other day and i mentioned a problem I had, and lo and behold, she had someone come today and get it fixed. This place was an absolute nightmare when I lived there. The gutters never got cleaned out, which caused water to backup under the eaves and cause the ceilings to leak - the office staff liked to blame the leaky ceilings on the air conditioner and acted like the gutters had nothing do with it.Pipes CONSTANTLY broke on the property, causing units to not only flood out but also causing everyone to have a much higher water bill due to the constant leaking, running water.You will be lucky to do a walk-through prior to move-in, you will be assured, instead, that management viewed the unit themselves and they will assure you it is livable. However, when you move in you will find it is far from move-in ready.Only one person on the maintenance staff seems to care, the rest are extremely lazy and lie about fixing things. I highly suggest investing in security cameras because they will claim they were at your unit for a work order and close it out even though they never showed up.This place went so far downhill in the time that I was there that the corporate office ended up having to take control of the property. I can only hope that they are not as incompetent as the previous employees were and are striving to make this place decent.

Pros: Good location, big place, reasonably priced, grounds are big with ample green space for dogs, I think there are four pools. Nothing special, but all things considered I really liked living here quite well, except...Cons: Management is not very responsive to maintenance requests. At all. Even important ones. Given the age and scope of the complex, this is a pretty big issue. My air conditioner was out for a week in early September before it was fixed. If youre not familiar with September in Houston, being without AC is not okay during that time. Additionally, Ive had a problem twice now where water gets under the carpet after a heavy rain. Once was right at move in, I noted it on the form and got zero follow up. Happened again after the recent Memorial Day storms. I went in to notify the front about it, the staff member simply wrote down my apartment number on a piece of paper - no context involved - and said itd be wet-vacced. It will probably take me days of bothering them to get any action once again.

Day 4 of no power during a heat wave, and this management team waited 2 days to put 600 people into hotel rooms. Then, Mgmt decided to cancel the hotel rooms before the power was fixed. All residents left figuring out how to replace all the food that was ruined, places to keep pets safe, and where to live without any communication of how to address them. Calls to the office go straight to voicemail, and the customer care line they provide on these reviews also goes straight to voicemail or they just have an operator give a message to the office, then nothing happens. The office doesnt answer calls during normal business hours even without a real health emergency like having no power during the heat wave. The property loses power and water frequently. There will be many days without water, so if you like showers, dont expect them here. The gate is always broken, and they just hired a security guard to use his tag to open it rather than investing in a real solution and buying a new technology for their gate. Maint is hit or miss...you might get your issue fixed, unless its an appliance...then youre waiting for weeks with your repair ticket opened with no communication that they received it, or even looked at it. So if you enjoy going to the laundromat or washing dishes by hands for weeks, and yes it will be multiple weeks, thethis is the place for you. Their maint system doesnt even email you updates at all. Property is outdated of course, and during storms, which Houston is prone to, several units and entire bldgs have had chimneys and ceilings collapse. Yet again, no communication from Property Management or Richdale Mgmt that they will address any of the larger issues or are interested in the residents well being at all. Save your money. Go anywhere else. Drive through the property and see for yourself....busted lights, deep potholes, falling siding, foundational cracks, 30 yr old air conditioners, and that is just the outside of these apartments. If you are a current resident, you can break your lease for the items above. Dont suffer in silence any longer. The property management team may not answer, Richdale can ignore you, but the city of Houston has laws that they must follow, or we can hit them where it hurts....in their wallets. The city of Houston has several agencies a quick Google search away that you can report All of the above to. All you will get here is a regurgitated response to call their customer care line...read the comments below to see how long thats the canned response. Ive personally been calling that Care line for months in desperation to address towing issues, leaky ceilings, bad appliances, and have not ever received any forward progress from that path either if anyone answered at all besides an operator. The management team here cant provide basic communication. They dont live on the property, and that should tell you all you need to know.

To be honest my move at Woodlake was a bit overwhelming. I couldn’t move in on the date scheduled due to the apartment being in a complete disaster!!!! Got there at 10:00 am on a Saturday with movers.. The manager then told me that it wasn’t going to available for move in until Monday?!?!?!?. I won’t go into details of the conversation that the manager and I had.. All I will say that it was not good at all .. We had to go to a hotel for the weekend..I made up in my mind that I wasn’t going to move in at that point.. However, JERRY step in with such compassion, understanding, patience and professionalism.. He was so soothing and he promised me that I wouldn’t regret make Woodlake on the Bayou my home.. The following Monday we returned. Everything wasn’t totally complete but satisfying enough to move in that day.. If it wasn’t for Jerry we wouldn’t be here. As of now we LOVE our Townhouse. Its quiet , huge, and very comfortable. That being said PATIENCE is a VIRTUE...Thank you Jerry for being so awesomely blissful . Your an angel....YES THIS IS MY HOME JUST LIKE YOU PROMISED...!!!

My apartment was not ready for my move in date. The Office folk were apologetic, but it was the corporate office that made things right. But this unit is not ready. I have had one of the worst experiences trying to move in here. The complex is full of fleas and the Office staff is apathetic at best. They have not helped me. My move in date was 04-24-20. And I regret that I did not take the negative reviews seriously. I should have, it is all true. Your apartment will not be ready. And things will not be right in your unit. Do not move here. Most folks rate them 1 star for a reason.

I recently toured this complex and rarely write reviews but I was truly blown away by all the office staff while visiting that I thought I’d share.(It’s rare to find this these days) They were all super polite and SO helpful. Everyone introduced themselves and then I had a very informative tour of the whole complex. Very pretty place by the way. After the tour the office manager, Andrea spent quite a bit of time telling me all about the area (West Houston) and the proximities to certain popular places which was extremely helpful as I’m from another city. This is the WORST place to live. The staff is rude, there are roaches, I had an ant infestation. I had moved in last August (Im somewhere new now), and my A/C was broken for a few weeks. I had mold in the floor in my kitchen after a few weeks of living there. I had a HORRIBLE ant infestation in my kitchen. They were everywhere. And my power went out 4 times because I needed a new breaker. The pools are almost always green, and its just a disgusting place to live. Its not worth the price at all. If I could give this place negative stars, I would.

What can I say about these people? I applied for 3/2 bath no one ever contact me it’s been over 3 weeks. Every time I would call the Leasing he was nowhere to be found. Next thing I know they refunded my administrative fees back but from one of their Sister properties which I never applied at. I”m glad I found a house because they actually rented out the apt. I applied for. They should of refunded my application fees as well since they did nothing. They are a bunch of crooks to be honest!

Since I moved in the staff have been very helpful . Jerry has been with my wife and I through the whole process and has gone over and beyond to make sure that we are 100% satisfied new tenants. OH MY GOD DO NOT MOVE HERE!!!!!!!!!!! The staff is extremely unprofessional!!!!!!! You would think in a time such as this you would have more compassion and try to treat your tenants with some dignity. The door is locked like we arent all fighting the same pandemic and the office staff take this opportunity to completely disregard their tenants! Erika has the most disgusting customer service I have ever experienced and she needs some serious training!! She doesnt listen intently or at all for that matter! She approaches every conversation as a debate when she doesnt even know what is needed. This is not the time to not understand how to look for queues when someone is upset and the situation requires diffusing. I have been waiting on a manager to call me for almost 2 weeks!!!! They barely answer the phone and will hang up without a second thought or put you on hold and never come back on. Not to mention God forbid it was an emergency. They dont communicate issues that affect the community; you have to find out on your own and play guessing games. Save yourself the time and look elsewhere!***8/17/20*** Even funnier that the response you offer attempts to discredit my concerns and try and look good for reviews. This place is going downhill, fast. My husband and I moved in in 2014...by summer of this year I didnt even want to walk my dog at night. I watched drug deals happen outside my window and cars circle at all hours of the night. The office is a joke and they have someone new about once every two weeks. They gave us very misguided information about moving out and slapped us with a $900 bill after we moved. This was on top of the two pet deposits we already paid, there is no way our cat and medium dog did that much damage. No one picks up after their dog and the tenants are flat out mean (dont dare get close to them while they are walking their dogs). Its unsafe, unclean and not worth the hassle. If that isnt enough the ROACHES, dear God. Hope your neighborsdont pick up after themselves because that is the on way the roaches will stay out. This place is a joke and Im extremely sorry I ever gave them a dime.

I have two main issues. They dont stay on top of the pool being clean and the roaches. I dont expect management to do much to fix either issues so I just go to the beach and bomb my own apartment. I wish they did upgrade the units. My sliding doors dont work and the fence for the patio definitely needs to be replaced. If i decided to renew my lease, i will try to move into another unit.

This is the worst leasing company I have ever used. They do not care about people or the properties they manage. I am largely pregnant with 4 children and have not been able to live in my apartment for 18 days due to flooding cause by a hole in the roof that also led to an animal problem. Now they are unwilling to negotiate an acceptable compensation or a plan of repair essentially pushing us into a constructive eviction. Not to mention our water has been brown since we moved in, and now if you call to complain or request maintenance the voicemail literally says “please do not report water problems we are aware and fixing them” for the last 4 months as if not having water, hot water, or brown undrinkable water is not a problem. DO NOT LIVE IN ANY OF THEIR PROPERTIES!!It’s not the properties problem. These are so old and have been through so much flooding and the leasing company does not care. They are becoming slums. This complex may appear nice on the inside of apartments but the upkeep is horrible. There’s trash everywhere all the time and possums running around at night. The parking situation is terrible for residents. There aren’t enough spots ever and cars are towed constantly. I’ve been towed twice in the span of 3 months. I wouldn’t recommend.

2024- wow several years later and still dealing with this garbage apt complex. Just got a debt collection notice for 3.5k, what a freaking joke. The level of greed is astounding.Never had to deal with crime until today 06/01/2018, someone is going around bustin car windows so do not leave anything in your car at all. Lived here for 2 years, and all I can say is you get what you pay for. Rent is cheap as dirt and close to the city, but you have to deal with losing hot water and power occasionally and now crime. Staff has always been nice but there is only so much they can do with a complex that is pushing 30+ years in age and with owners who couldnt care less.

Honestly...it depends on your apartment and it’s location on the property. I moved in back in June and decided to wait before doing a review so it’s not just “new move-in” concerns. I like my apartment and the parking is ok, at least it’s covered. People who complain that there is no parking are the ones who have more than 1 car in a household, and they usually have to park anywhere that’s not covered parking, like a visitor would. My apartment was recently renovated, new appliances, new countertops, resurfaces tubs, new hardwood floor (most have carpets). 2 of my neighbors have moved because of their carpets...when it rains it floods pretty bad downstairs. For my apartment, in certain spots in the front by the window and if it’s really heavy rainfall sometimes it floods in the kitchen! If you can imagine, when it floods and you have carpet, if it’s not taken care of immediately it molds and mildews and is generally a pain. So while I don’t have it as bad as the folks who still have carpet downstairs, it’s still not ideal to have to think about how flooded my apartment will be if it’s been raining all day. Also due to that, the nice floors will eventually buckle and need to be replaced due to all of the flooding. Aside from the flooding, if I have any maintenance, they usually take care of it reasonably like within a week. If it’s longer than expected I’ve gotten a call from the maintenance or office stating why (have to order part, etc). As far as bugs, I have gotten a few critters, mainly by the windows or doors so I make sure to watch those areas and do what I can to prevent it, and that was mainly in the warmer months. Since Fall there haven’t been any, but in general theres been nothing so bad that it’s just unbearable. Some people complaining simply don’t do all the preventative measures they can. Also, if you by water, expect more bugs! Occasionally I can hear my neighbor when they go up/down their stairs, (that’s expected) but besides that no noise complaints here! Some of the people here with dogs are simply lazy, like they’ll let their dog poop on the sidewalk...when a grass area is literally 2inches to the left or right. That’s my only concerning thing about the location of my apartment, since it’s right by the pool people take their dogs for a walk around it, and somehow end up with the great idea to let their pup poop by my door, grass or sidewalk, and not pick it up. So be prepared to step in poop pretty much anywhere. They charge a $42 amenity fee with all rent, and that really needs to be changed, since we can’t use the pool all year, and the sauna in the locker rooms don’t work. Speaking of the pool, now that it’s winter they keep it SO clean now that we can’t use it! But in season... the pool was questionable on cleanliness, and they would occasionally lock the gate for the smaller one for weeks at a time, to force people to use the larger pool by the office. I went swimming for the first time to the large pool since they locked the smaller one right in front of my apartment...was approached by a weirdo who turns out, didn’t even live here! How do I know? After I dismissed him, he left from this apartment complex, to go to the one right across the street. Literally anyone can get to those and big people, keep the smaller ones open. Even when people are using the smaller ones it’s not a problem for me noise wise, they’re just having a good time, but if you like quite don’t move by a pool. I believe there was a power outage back in October or so, but it was over the weekend and I was out of town so I can’t really give much feedback on that other than, they did send email updates as they could. I’ve never had an issue with the staff, they’ve always answered any questions even if it’s them following up with me on something. They also have really fun, really great community activities and the resident rewards to various places around town. So overall, I do like my apartment, first 6months here have been alright, there’s still room for improvement, but I do wish I found this place sooner! :)

Im hoping to counter some of the negativity towards my home with this review. Im very happy living at WOB and so are my kids! We have a spacious 4 bedroom townhome at a great price for the location and amenities. The management is friendly. When I started fostering a stray Husky mix I brought her to the leasing office to see if it would be all right to have an extra dog for a short period of time. The manager could not have been more considerate and said not to worry about anything. They also handle my maintenance requests in a timely manner. I love my neighbors who have become very good friends to my children. I appreciate being close to a wooded area that did not flood during Hurricane Harvey(at least, not the unit Im living in). I hope you will consider my review and check out WOB for yourself No matter where one lives, you will get back what you put in.

This is the worst place to reside. We lived here for 18months and nothing was fixed. We have used stove with just one burner, the baths where pilling off, everything they promised to do was never done. If you call them to repair anything you will never see them unless you fight with them. Water was wasting in front of our house for 5 months and was never repaired. The agony of living here is just too much. But if you fail to pay them on the third of every month you get $140 charges. Please beg your enemy not to come close to this place.

I had read the reviews so I was expecting a run down property. GREAT THING I DID NOG LET THE NEGATIVE REVIEWS STOP ME FROM VISITING THE PROPERTY! It is not the way it is described in some of those negative reviews.I enjoyed the tour to the property and the way the office staff treated me since the moment I stepped in. Lived here 10 months. My stay was good until it was time for me to move out. I called to get my final pro-rated payment and was told that they never received my move out notice when I hand walked it into the office. Obviously someone didnt do their job. So they tried to bill me for 2 additional months of rent. I had to call the corporate office and theyre a joke. The lady asked me to describe the woman I gave the notice to. Ok, It was a white woman with Sandy blonde hair who came from the property next door to fill in. This could have probably been anyone. I turned in this notice 60 days ago. Are you kidding me! Then she asks if I have a copy. Yes, I do, but Im at work and all of my belongings are packed away. This lady tried to make it seem like I lied about turning in my move in notice. Come on. Why would I want to stay there in the same unit when the so called best price available to keep me as a resident, was $100 more than what I was paying the whole 10 months I was there. Then when I check the website, they still havent fixed that. Ive already paid my pro-rated rent, but Im still being charged a month to month rate plus late fees. Man, I can not wait until the office opens this morning, to give them a piece of my mind. So glad I made the right choice to move out of here!

I lived at this location for 2 years. They had bad luck with management, but the corporate office was always good to deal with. Main reason why I moved out is because I couldnt afford it. Apartment was nice (900 sq/ft), maintenace was good and most of the time came within 24hrs when the apartment needed something. One thing that I didnt like was the parking. Each apartment has only 1 assign parking spot, so if you have 2 or more cars, then you will be lucky to find a good stop close to your apartment. People are friendly, pools are nice, and a great location. Specially for banks, restaurants and some other venues. If I could afford it, I would go back, it was close to my job as well. Thank you.

She took her time to tell me the availabilities and prices. Possibly the most pleasant agent I’ve dealt with. I agree with all of these. I really wish I would have seen these before I moved into this complex. It should definitely say something that there is only one positive review on this page and it is simply about the location not the experience living here or the management (lack there of) that daily add stress to your life. They make every situation more difficult and stressful, they talk down to you and have no concern for your comfort here. They do not treat this as your home, they constantly make you feel unwelcome and unsafe. I am actually simply comforted in the fact that it is clear that I have not been the only one that feels this way about this complex. This is actually the first negative review I have ever written on any business, but the least I can do is prevent people from having to go through this mess as well. They are cheap, rude, inconsistent, messy, careless, and very poorly managed. The employees are for the most part very nice and I feel they really try to do their best to provide the best service to the renters, but it never fails that their efforts are worthless because management will flip the story around every time and discredit both the renter and their employees on a dime. The bugs are outrageous, I have put in multiple work orders to spray the apt and it has yet to get any better. I am counting down the days until my lease ends, I will never rent with Richdale again, simply based on the stressful, unhappy, frustrating year at WOB. It is cheaper rent but like everyone said, NOT EVEN SLIGHTLY WORTH the headache after headache you will experience living here. I can confidently say that every single work order I have ever put in with the leasing office, I have had to put in a new one because nothing was ever even attempted AND check in with the office each day to see if it will be done. I also paid $40 extra a month to have washer and dryer put into my apt, I had to pay that for 3months without reimbursement yet didnt see a washer and dryer for over 3 months of living here. I will end with this; I have only been here for just over a year and they are on their 4th manager just since I have been here and NONE of the employees are the same as when I moved in. They dont even want to stay here :/ I would not refer anyone I know to rent here.

Ive lived here for 10 months now (1 br 1 ba 960 sf). Upon move in, my stove did not work (took 7 weeks to replace), my dryer power knobs were broken and therefore was unable to turn on (a couple days to fix, but it broke again within a week and I had to wait about a month to get the new part in to fix it). Dealing with the office is usually polite, but highly frustrating. currently I have a leaky roof which Ive been reporting since May (8 months ago), it still leaks and theres a hole in my ceiling in my bedroom from the water damage. A couple days out of every month theres no hot water (or sometimes running water) because theyre working in it. I have had packages lost by the front office twice now, and they refuse responsibility despite signing for them (Im looking at you, Trent). I have had no bug problems or problems with neighbors. Overall I like the neighborhood, and the size of the apartment really is unbeatable for the price. My heat bill has been high (set to 70, third floor apt, $200), but the AC bill never got over $160. The cable lines here are terrible and I experience problems with the cable very frequently (which is billed in with your water bill, which is usually $75/month). I am dissatisfied as a resident and will be leaving as soon as possible, which sucks because I really do love the size and value of the apt. Its simply not worth the frustration! I would never recommend it, but its certainly not the worst. Just know what youre getting into and be prepared.

This place is horrible, do not move there. I had to live with the mold and cockroaches inside the walls and inside the ventilation. Management does not care and the customer service is horrible. Dealing with their corporate office was and still is a nightmare. After two years they send me a bill for “damages“ that I did not do. Read other reviews and you will find a lot of similar ones. Just want to bring light to anyone considering to move here. If possible reach out to Houston Apartment Association to review them or ask questions about them.

I WOULD NEVER LIVE HERE.... 1/5/16 my fiance and I decided to visit the Woodlake on the Bayou apartment, per the listings provided by our apartment locator. We walked in and patiently waited as a resident retrieved their package, then then office employee turned harshly and asked what we wanted. We said we were interested in the 1 bedroom apartment and she exhaled loudly, threw the iPad in her hand on the desk, said sit there and stormed out of the room. I was definitely shocked and my fiance said No, lets leave, but I was in shock and wanted to talk to a manager. We patiently and quietly waited for 5 minutes for someone else to come to the front and assist us.A gentlemen came from a back office and professionally asked how he could help. We explained we were interested in a one bedroom apartment, but just had a startling encounter with an employee and would like to speak with a manager, which he then informed us that he was the manager. In a professional tone I told him I was appalled with the way the employee talked to us and was shocked by her actions. He said, Well we have had a busy day, so lets move on, what do you want to do move on from it already? I couldnt believe that this manager was talking to prospective tenants like this, but then again the way his employee acted seems to be supported by the manager, so I shouldnt be too surprised.My fiance and I laughed and told the manager, no we would not like to move on and are definitely not interested in the property due to the actions of him and his employee. If we were treated like this while attempting to sign a lease, I cannot imagine how tenants are treated and would not want to live on a property managed by individuals who do not treat people with respect, no matter how busy their day had been.

This year will be 3 years that i have been living here & my experience each year seems to get worse. In my first unit my first year was ok but my second year of living here i dealt with mold and surprise fees from transferring to my new unit. In my new unit it seems to be problem after problem. I have had maintenance requests since i have moved in my new unit in January & some requests have taken months to complete & are still incomplete. Maintenance staff has been updating my requests as work completed for incomplete work & maintenance has not been to my unit. In my new unit i have dealt with & currently dealing with millipedes, roaches that i had to get rid of myself, leaking water from ac, & i have not been able to cook in my oven since i moved in. Other requests/problems i will not name as they have been handled. Theirs only two people in the leasing office that i can say really do their job & give accurate information; others not so much as they almost never give correct information. These apartments are no longer seeming to be worth the cost because of not only what i deal with in my home but outside of my home as well (neighbors fighting, trash outside of my unit from others, & no parking spots for guests).

I love the space. My only issue is them filing eviction notices on a tenant when they are not even behind 30 days. My sister lives there and had surgery so she didnt have her rent in full. She got outside help for financial assistance on the rent and they still filed on her. WHAT A SHAME! Even though my sister paid her portion!!! WHO DOES THAT? ?? DONT MOVE HERE, YOURE NOT A PERSON JUST MONEY. If you get sick youll get thrown out. They dont care about their residents. I’ll start with the only good thing about living here and that is the square footage and many floorplans you can choose from. However there is so much more wrong with these buildings internally but they will never tell you about. I have a three bedroom 2 1/2 bath townhome and every time that it rains water comes through my living room while it has also been known to come through my windows pane wow they are completely close when it is storming very hard. No matter how much bleach I use mold continuously forms on the ceilings of both full bathrooms and the mirror fell out of my kids bathroom and almost landed directly on my daughter because the walls were super soft moist and most likely had mold forming under it . My downstairs guest bathroom had plumbing issues as soon as I moved into my new unit after hurricane Harvey. Raw sewage Backed up into my apartment for 12 hours straight with no answer from emergency maintenance at all. Also note that no repairs were done to fix the water damage. Maintenance does not respond I have put in several work orders they come into my unit look around tell me they’ll be back to repair and never come back. The list of negatives can go on for three pages But nothing tops it all like the infestation of roaches that is in every building. I’ve lived in building 35 up until the hurricane came and I now live in 57. And nothing has changed about how management or maintenance handles my request to resolve these issues. Do not move here! They are big they are spacious the neighborhood is quiet however they’re not well taken care of and the property has not been maintained at all. If I could post pictures I would and since everybody’s review is so short and sweet I would not take those seriously because it’s all nice when do you move in until everything starts to fall apart and break. Again DO NOT MOVE HERE!UpdateIt’s so funny that I sit here reading through some of these reviews and management has reached out to some of the occupants. And I emphasize some. I don’t care for your apologies in advance I want a home that is healthy and livable for people with asthma. My sister just moved in about 3 weeks ago. at first things were too good to be true and that was DEFINITELY the case. the door of the patio was shattered and had a hole in it. They lied and said the door was fixed before my sister even moved in. the refrigerator has an awful smell that nobody has come to get YET! At first glance, these apartments seem to be decently priced, in a good enough area, and worth giving a shot....please dont fall for it.Our 3 bedroom townhouse has been getting worse due to what can only be called foundation issues. The maintenance keeps wanting to just patch cracks and repaint, but ignore the true issues. The main maintenance manager came to look at our apartment (finally) and told us it was just settling issues. Seems to me they are more concerned about saving money than making sure their properties are safe for residents.They blame their problems on others as well. The power went out on Saturday night (10/13/18) and they blamed Centerpoint Energy. Centerpoint told us that the issue was with the complexs equipment and was not an issues that they could resolve.Dont get packages sent here because there is a probability that it will get misplaced in their storage room. You have to ask them to double check to make sure a package got delivered at times.

Severe roach and RACOON problem. I currently have a FAMILY OF RACOONS living in my wall around my chimney. Before it was just one, now it has had babies. They are constantly scratching away at the sherock, screaming, fighting and crying ALL DAY. They have brought a flea infestation (I have NO pets). They also pee in the wall I assume bc I have now encountered a strong pee odor near my chimney. I’ve put in maintenance calls about this regularly and no one has come to fix the problem. I’m assuming they just don’t care. It’s so bad. They scavenge through the trash and spread trash throughout the whole complex. It’s disgusting. Hot water, electric outlets goes out regularly. Dog & racoon feces everywhere, washer & dryers are also broken regularly. Beware of your dogs- some raccoons carry rabies & they often hide out near the dumpsters. Don’t get bit!

I visited this property in September of 2019, it was a very busy day and the leasing agent Erica was basically working alone. She was very busy handling different issues that came up, but she still took the time to give me the attention that I needed. She was constantly being interrupted, but apologized for the interruption. She let me tour a unit, gave me information on the property, and gave me leasing information, all while multi tasking, and taking care of pressing issues that came up. Office staff isnt the greatest. Not rude,they just are always missing a few puzzle pieces. They pick up the phone maybe 1/6 of the time if you leave a message you dont hear back for about 2 days. And theres always something on your bill that isnt quite straight. One day grace period for rent if its not paid by 2nd then late fee. Plus all the other fees you have to pay on top of that. The gate is always broken. Pools are mediocre. Hardly any covered area (umbrellas/gazebo) Gym equipment is extremely outdated.They say they spray for insects but this has to be untrue. The bugs are impossible to get rid of. Tenants are terrible with picking up dog poo. ITS EVERYWHERE. 3/4 dryers do not work. I have put in maintenance requests with info where and which and they came to my apts looking.I do love the area im at with all the trees. If it wasnt for the loud men above me my apt would be so quite. I love sitting on my patio. Easy access to freeways or main roads.

They quickly fixed my long term issues I had with my apartment.Nights and weekends are quiet for the most part, mostly thanks to my great neighbors in my building. I went and applied today, I was greeted pleasantly by two people I believe....Denise helped me and she was awesome and honest......I appreciate that after reading some of these reviews. I was skeptical at first but still going to go forward and submit my remaining info needed. I drove through the complex once I left and didn’t see many issues or concerns, maybe parking issues but thats to be expected in such a large complex. I am new to Houston and I was sold on the complex immediately upon entering. Ironically, I’m currently staying with family at a large supposedly “luxury” complex that should have a negative 5 star rating, so I believe its case by case.Thanks Denise and looking forward to seeing you on 9/1 - I am in love with the unit she showed and the the one I’m schedule to move in & excited to see what Woodlake on the Bayou has to offer!

I am rating this complex as a 3 star because the pros and cons balance it out. I have been a resident for 2.5 years in a 1b/1b unit. I will break down the pros and cons to help understand how I am rating this complex.The pros: As a recent grad with student loans I needed to find an affordable unit in the city. For the price and location you cant get any better than here. I am close to work and even getting to places like Midtown, Rice Village, Washington only take about 20 mins outside of rush hour. If I was to change complexes I would easily be spending $300 more a month on rent.Then unit is a nice layout. I have a decent size kitchen, fenced in patio, and a fireplace. The complex is dog friendly without breed restrictions. I love the green space around the complex. My neighbors have always been nice and pretty quite. I will walk my dog at night and I have always felt safe doing so.The cons: The biggest issue the complex has is the parking. Each unit has a covered assigned parking spot, but be lucky if a guest can grab an uncovered spot. There is a parking garage, but I have yet to find it with any open spots. People carelessly park in what is obviously not parking spots or on fire lanes, which the complex will tow for a while and then stop towing.The complex is a fairly old complex and with older complexes you need to put a large focus on maintenance and upkeep. When I first moving in, it appeared they were doing well at that, but now I am starting to see the upkeep slip up. They now charge residents an amenity charge; I was told they were going to be using the money towards improving the fitness center and pool areas which has not happened. Last year most of the pool areas where closed during the summer and the fitness center was closed during the winter. This is a large complex so I understand that maintenance can get overwhelmed at times, but a large complex should require a large maintenance department. The complex should be putting more of their resources towards improving the complex which I have not seen any.I still plan to stay here because it is too much of a hassle to move and I am looking to buy a home in the next year or two. Overall, it has the best deal on location, size, and price for Houston, but if you are looking for the upscale type of complex look elsewhere.

It’s the perfect size and everything has been going wonderful and the constant communication between the managers is very helpful since I’m a first time renter. My 11 month lease is nearly over. Ive lived at another Richdale community (Tuscany) and had a great experience with them, so when I decided to move into this Richdale property I thought Id get more of the same. I was wrong.Pros about the Unit: Layout of the loft is good. Extra storage under staircase is nice. Plenty of cabinet space in the kitchen. Back patio is a nice size as long as you keep up with maintaining the overgrowth. Lots of natural light due to all the windows.Cons about the Unit: It is very difficult to keep the loft warm downstairs during the winter because of all the windows. There is no downstairs ceiling fan so it gets warm pretty quickly during the summers. While its nice having a washer machine in the unit, you can hear the water pipes (loudly) when you or your neighbor is washing clothes and since its right off the bedroom it disturbs your sleep. I use T-mobile and calls would drop and texts would be undelivered from in my unit. My calls wouldnt drop if I stood outside on the patch of grass where people walk their dog (pretty frustrating when trying to get Xfinity on the phone when internet goes out and call keeps dropping).Pros about the complex: There are many tiny pools. There is a gym which includes a Smith Machine and a separate room with treadmills. I never heard my neighbors, only the chirping from the bayou.Cons about the complex: There are many tiny pools here throughout the complex, but none ever seem clean enough to use. The gym is missing many free weights. Unfortunately during my stay it was not available 24/7 for nearly 3 months during the winter because apparently someone was vandalizing the fire extinguishers so as a security measure management changed the hours to match the office hours...which happened to be WHEN EVERYONE WAS AT WORK! (No pool access and no gym access didnt stop management from still charging the Amenities Fee each month.) If you happen to be a Direct TV subscriber and dont want the cable package, doesnt matter you can not opt out and will still be charged for it. The parking spot you pay for gets taken by other guests who can not find any parking. The parking here for guests is terrible. I had a covered assigned spot that was taken up twice and once by maintenance! Luckily my unit wasnt too far from the parking garage, but even then the parking garage is in the back of the complex and holds about 30 cars and its full every night. People have no other choice but to park in fire lanes or in your spot. If your apartment is located at the front of the complex, your guest would take quite a walk. Whats silly is that right next to the garage is a burnt down apartment unit thats just sitting there with caution tape around it. Its wasted space, quite an eye sore and cant be safe. The driveways are full of pot holes too. They refilled the ones at the front office, but nothing has ever been done about the rest. And the security gates are almost always open. When I signed my lease I was told they are closed when the office closes, but that was clearly a lie. Maybe theyre getting stuck when someone lets themselves in, I dont know, but Ive used my gate clicker maybe four times the whole time Ive lived here. My guest never have to call to be buzzed in. In fact, I dont even know my gate code because Ive never had to buzz anyone in, they just drive on in. There is no guard sitting at the gate. Only for a short period of time were there any security guards in there, but that was only because a report of two white males walking on the property with guns out was reported. After a week or two the guards were gone again.If you want to live near Memorial, but not have to pay high rent (I paid $935 a month in rent plus $38 amenity fee for a one bedroom 1 1/2 bath loft on an 11 month lease) then sure pick Woodlake on the Bayou. You may be better off spending a few dollars more for something with a better reputation.

Im glad yall are able to response back to your reviews but not your tenants concerns. Seriously, no matter how many times Ive reached out to the management office they never handle our concerns. Theyre too busy responding to all of their one star reviews instead of doing anything to fix them.EDIT: we moved from the complex NEXT DOOR and had no problems with roaches. Their excuse that its on the bayou is just that - an excuse since Woodlake Oaks was on the Bayou as well and we didnt have this issue.Also - with the BIGGEST complaint being roaches on Google - you would think the Exterminator would come more than once a week.More - they don’t even acknowledge me when I walk into the office. Not even a “hi, one minute we’ll be right with you.” Just being completely ignored when I’m locked out of my apartment. I honestly hate these apartments and I hope no one else has to suffer with this poor maintained property.

I don’t advise anybody to move there, it’s the worst complex I have never been in . The staff are very unprofessional, and rude. Some of them do take your concern seriously, but if you don’t see them in the office do Not TALK to anybody else because they will be rude to you and walk away from you to talk to someone else. they will never take your concern seriously, and you have to call them hundred times before they pick up your phone. Do Not Even Bother yourself to call the corporate because they will never answer your call. I don’t even know how many time I went to the leasing office to ask them about a parking space because my parking space was given to someone else and I was also going to buy an extra parking space, and some random guy didn’t even listen to what I was going to say. he talked to me very rudely. I’ve been living there for 2months now and I promise you that was my biggest mistake ever. I really wish I can leave this place!!!!!!! If you don’t want your car to be towed for no damm reason, look for a better place and spend your money on something better. Please take this reviews seriously, and get you something worth it !!! I gave Woodlake on the Bayou a three star rating because the bad and the good have put me on the fence about this place.I like how much sq. footage you get for the money. I have a little under 1k sq. ft. and I am paying less than a dollar a foot. The rooms are big and I like the area. I used to live at Tuscany at Bering and San Felipe. This area (City Centre/ Gallaria) is a great area to be in when you are young and I have enjoyed it a lot. My below statements are pretty negative but I do like the area a lot and the large amount of space I have. All that matters to me, in the long run, are a working washer and dryer and location.Now the negatives... the blinds covering up the patio entry are broken and do not work properly, My AC units drip pan is overflowing onto my vanity floor and messing up the tile, Cassing is missing under window sills and the dryer does not dry anything... it just tumbles clothes around for literally hours (The cycle ran all night and none of the clothes are dry).I have sent in work requests so I assume the problems will be fixed but as a construction manager, I know these are problems you would figure out before moving someone in by doing a simple walk through with a punch list. I would be embarrassed moving a homeowner into a house that was at these current standards.

The application process is a joke. They claim they do it all in house but the out source it. They show you the property to get you suckered in without giving you the details of all the backgrounds spots in your credit or background check that can cause you to not get the unit. They prey on potential tenants by trying to take their money. They do however work with long time tenants if these tenants are having issues paying rent (my friend told me). The location is good and the property is clean and scenic. The school zoning of course is horrible. The high school it is zoned to is below the state standard level. the people in the office are nice and pleasant but they play games. the units are a bit pricey for the square footage and amenities inside the unit.

Please do not move here. My wife and I regret not looking at reviews from this place. We just moved here in March and want to leave already. Management was friendly before signing the lease. They do and say whatever so u can sign until afterwards management does not answer questions, their never sure about maintenance request that should have been done before we moved in the still per this date April 17th 2018 yet to be completed. Besides the spacious units that is all woodland at the bayou offers. Their was a shootout other night in front of my unit, my wife and myself seen with our very own eyes as looking out window neighbors across from us crawling on all 4 with guns in their hands. Also occasional power outages. Our power has been out since yesterday and management says its centerpoint issue but my wife called 3 differ times and centerpoint said its not on their end its something wrong with the apartment electrical units. Still per this review still no power. Management are unsure as always about everything when power will be restore and are not willing to take off something of rent and got smart and attitude when my wife brought it up. We hate this place. Just want to be out lease already to move. This is an real current tenant review. Do not move here youll regret it.

I live here and cannot tell you how sorry I am that I do! I hope people will take my advice -DO NOT RENT HERE! They do not believe in even routine maintenance and it takes a week or more to fix anything. Currently, about 50 apartments have been without hot water for 8 days. The Manager, Katy, is abusive, aggressive and confrontational. Their organizational culture is to make the residents feel that they are a bother if they ask questions or ask for a repair. They are cheap, at least at this location but it is not worth it! Run - Run Away from these people BEFORE you make the mistake of signing a lease!

Been here for 2.5 years and will likely be moving after my lease due to buying a place. Ill start with the good by saying that I love the feel of the property regarding the amount of grass and trees that are here, very few places have that. You get a lot of square footage for the money (I am a Realtor and do leasing all across Houston) so I can tell you, price per square foot isnt going to get much better, this close to Memorial and the Galleria. Theres not a lot of riff-raff or foot traffic on the street compared to just about everywhere else, as most of the people I see look like they live here. I love the wood burning fireplace in my unit. Turn over is always high at apartment complexes when it comes to the leasing office, but everyone has always been polite. At night the property is very quite, not much partying happens here, at least not in my part of the complex.The No.1 complaint I have about the complex is PARKING. I was towed while I had to park my car for 15 minutes to help my elderly father inside, because my spot was taken. $250 for being a paying resident. No way my dad could walk from the front of the complex. If you have a guest come to stay you better snag an uncovered parking spot early on so that your guest can park in your covered spot, or there is a chance they wont find one. There are steps that could be taken to add parking to the complex, but there appears to be no plans to do so. Sometimes maintenance is a little slow, but sometimes they are quick. Its a huge complex and I am sure they get overwhelmed at times while at other times work orders are not overwhelming. I dont have a bug issue, but you have to understand the complex is on a ravine and there is a lot of trees and bushes on site. If your looking for that kind of greenery, you have to understand your going to see more bugs than a place thats all concrete. Last but not least there is the Amenities fee, which you are not able to opt out of. The pool outside my door was closed just about all summer, at least 2.5 months of it. I have no problem paying for amenities as long as I actually get the amenities. The main pool at the front office was open, but I prefer the quiet peaceful pool right outside my door.All in all this place is one of if not the best value around, and I price leasing all over Houston for a living. This place has a lot of bad reviews but just keep in mind how many times youve called your landlord to tell them how great everything was. Very few people take the time to write a good review, where as many people who get upset over something write something bad. This place has location, location, location and a good price. If youre looking for a perfectly kept brand new apartment thats going to charge you a $1.50 or more a square foot, youll have no problem finding it, if your looking for a great value, thats safe, with a good amount of square footage, youre not going to find much better.

Repair and maintenance are always here with 48hrs and they always email when they are done or you have a package. I’m in love with my apartment and will be here for a while!

9months ago I left a review that included many issues. Someone commented apologizing and said they would resolve the issues but never did. In fact I never received a phone calls, letter, etc. Over the passed months, the conditions of my apartment building have worsen. Molde is growing ALL over the upstairs bathroom. Once I called after submitting the maintanance request and the young woman said “in our system is shows it’s been completed. I’m sorry I’ll send someone over”. I called again and she said “I’m sorry were having issues with our vendors I’ll send someone”. When they arrived all they did was paint over it. I wish I could post pictures on my review so that you all can see how we are treated at this complex. Just 30 minutes ago 4 men were yelling outside of my window saying “I’ll swing at you bro. Keep talking s@&! On god I promise I’ll swing” I literally saw a man head butt a woman a few months prior. There’s constant break ins and robberies. The complex hires a security guard for a week and then he leaves. My units electircy shuts off at least once a month. Hot water comes and goes. The office people are extremely rude and never help. If the roof of my unit caves in, I honestly would not be surprised.UPDATEI figured out how to post the pictures. Look at the photo gallery and look at what they make their tenants live in.

When we first moved in, there was a Chinese torture like clicking noise coming from the ceiling. Very loud and drove us crazy. It took months for them to fix it. But its been fixed and its silent now!It seems they cant keep staff. Someone is always no longer with us.Parking is hideous!! And they just began towing if parked on the fire lane. Thats understandable. But residents, you know the people who live there and pay lots of money to do so, are forced to park there because there is no parking! Oh, there is a parking garage, in the center of the complex and some distance away from anyone not directly surrounding it.The bugs are not so nice. At least its not the massive 2 roaches. I guess I can deal with the smaller ones.Wouldnt recommend.

Ok rent price, decently friendly. However the AC... it went out in my unit last week and it took em a full day to even look at it. Just went out again and I’m approaching day 2 of no air. IN HOUSTON SUMMER. I’m honestly sad because my first several months here were great. The “24 hour emergency maintenance” is an absolute joke. I had to physically go into the office and they said they had ONE GUY for all their properties on weekends. My pregnant fiancé has to put up with an apartment at 85 degrees and climbing. Are you kidding me? They don’t even seem to care.

I’ve lived at Woodlake for about 2 and a half years. I can’t say enough good things about the office staff. Extremely helpful. Extremely competent. In particular, Cynthia, Ashley, and Theo. I’ve had a couple issues mainly because of corporate. The staff have come through for me each time! Also, they’re NOT commission based. Which says a lot.

We moved in august and we are more than happy with our choice to move in to these apartments. People are always quick to jump on here and rant. Maintenance still has somethings we need them to take care of, but have done a good job. It is a big complex so people need to understand that some things take time. Great space for our kids. Always peaceful, friendly neighbors and as far as katy, she has been nothing but awesome with us and especially my wife. And news flash people we live in houston in the woods on the bayou. We have no problems really with bugs. We had them send someone twice and that was all that was needed. Maybe try keeping the house clean lol. We dont regret choosing these apartments at all.

This is my second lease and it’s not like the first time around the new management I don’t get them and the maintenance do what they want My first year was great but that was all this new stuff started can’t wait until lease is over. And watch the length of your lease cause the tell u one thing and have you sign another.. If you don’t mind living in hood like atmosphere well no worries it’s the place ... and gates don’t always work so lock your vehicles... I scheduled a virtual tour through the website since Im coming from out of state and cannot meet in-person. I sent in my information and details of my move coming from out-of-state on the online form for scheduling. I was sent a Zoom link via text message and waited for 15minutes for someone to start the meeting but no one came. I called the office and kept getting transferred back and forth from the main office to corporate office to which one seemed to know anything about my appointment or the message I sent through their own website! I was given the excuse of someone at the corporate office handles that then it went to, our systems are down. I asked the person on the phone if I could reschedule but was abruptly hung up on once I asked. This is very disorganized and a waste of time. First impression matter and it looks like if its this disorganized now. itll be much more disorganized later on.

Great price for the space you get, but these apartments are starting to fall apart. Richdales corporate office does not allocate nearly enough money for proper maintenance/repairs. So sad because theyre doing a major disservice to a major property investment. The fitness center absolutely sucks a fatty! I would sear have somewhere else unless youre on a very tight budget.

How welcoming of a place!! I was new to Texas, traveling across country, and this was the first place I visited. The hospitality is unmatched! They really do bend over backwards to try and make it work. I believe they are understaffed (as most places are now), which makes for longer wait times, but hopefully that is being addressed as we speak! Power has been out for 3 days no explanation! Hot water is out atleast 3 times a month. Electric bill is 150 monthly. Dog poop everywhere! My roof has been leaking before Harvey still not fixed. Paint peeling from buildings. Shootings and robbery’s nightly. They will steal your tires and rims and your car if they can.

Stay Far away !!!!1500$ + for a 3 bedroom roach infested townhouse. So many roaches you would think theyre paying rent too!Now dont fall for the spacious floor plan and the fireplace like I did .No parking EVER its like the hunger games for a parking spot here. If you have children dont move here , the only hs available is Lee , I tried Westside but there full and not zoned. The staff has an attitude, especially Trent.. customer service skills are highly needed I regret paying my hard earn money for this.. I rate them a 0.. nor to mention the staff changes, never dealt with the same person twice in the 11 months of leasing. Do your homework and check the reviews!!

The staff is friendly and extremely helpful. Both Debbie and Ashley are awesome. Ive lived here for a year and the inside is comfortable and clean. The outside needs help though. The complex is very old and is in need of a serious remodel. Also there is almost no landscape. The rates are reasonable and the location is great. Hope that helps!

Ericka and Nicole were very nice and helpful due to our apt not being ready in time but they went out of there way to make sure we would be very well taken care of. They were very honest onto why it wasnt ready due the vendors not doing there job right. I would recommend this place. The apt is very nice and cozy and big. DO NOT RENT HERE!!!! Save your time and money. Takes months to get anything fixed, and if they do fix something they are too cheap to fix it with something that actually works. The whole year we have lived here, our fridge has been leaking and we put in a request over 20 times and they claimed they “fixed it” but it’s been leaking the whole year. The people in the leasing office don’t care about you. There are COCKROACHES! Our lease is up next month and we are so excited to move!!!!

Do not move here. This place is the biggest dump in houston. The pics are a lie. Buildings are falling apart, roaches are everywhere, and renovations are only taking place on the curbside. Foundation problems are a major issue and much of this property is NOT SAFE due to foundation problems. Management could care less about issues. I lived here a year and will spend every moment of the rest of my life going after the Richdale Group for their illegal and immoral renting practices. This place is run like a tenant project. It took weeks to have a window repaired after it broke due to faulty springs (window wouldnt stay open), The handrail broke and i fell down the stairs injuring my knee. I just had surgery and management was aware. They could care less about my injury and it took over a month to have the hand rail replaced. Upon moving in, you are required to sign a litigation agreement that prevents you from suing them. The City is very familiar with WOB and their shady practices. They screw ppl out of deposits... It goes on and on. Look at the reviews of their other properties. Its the same. Dont move here. ITs not worth it. RUN!!

Looking to move soon and was working with an apartment finder who referred me to this apartment complex. Ive been passing by it and decided to look today and get some more information. When I walked in there were three ladies in the office and a resident who was making a complaint about a maintenance issue. Usually, someone will say maam Ill be right with you but no one even acknowledged that I was there. I sat down just thinking that they were busy and helping that resident and theyll be with me shortly. I sat down for about 10 minutes and they all were talking, one girl was on her cell phone no one even spoke or came to give me any information. I ended up walking out and no one even cared. If they treat prospects like this I can only imagine what they treat residents like. Hopefully management reads this and does something about the customer service because youre running away good prospects. HORRIBLE!!!

My sister lives here and its just horrible the office people talk forever to answer the door and maintenance take forever to get anything fixed in her apartment. My sister wanted to give these apartments a try even though it had bad reviews but these reviews are facts and they are probably all nice and everything when you are barley starting to move in but after its just not so good so be sure you want to live here with these conditions.

This is an awesome place, I have lived here for a while and they take care of the residents extremely well. They complete work orders in a timely manner and they all care for their residents. Adriana in the leasing office is extremely nice and always willing to help residents with anything!

I have been looking for apartments that fit my budget around briar forest and I came across these. The outside didnt really appeal to me much but I still went just to take a look, I had gone on my lunch break so I had to be quick. Erikka was amazing!! She helped me right away and explained what she had available/prices. She knew I was in a hurry so she made sure I got all the info i needed! I would really recommend asking for her she has great customer service and took care of me right away!!!!! ASK FOR ERIKKA!

UPDATE: i had to call HR...THEY ARE STILL GIVING ME THE RUN AROUND WITH MY MONEY!I been moved out 3 months ago due to technical difficulties on their end. I have STILL yet to receive my deposit and other fees back! Corporate is giving the run around and hung up in my face and the local front office is acting like they have no CLUE! Now i have to involve my lawyer, which is ridiculous. But whatever...DO NOT MOVE HERE!

So disappointed that the security guards are not longer at the gate. At least with them there the drivers (who obviously dont live here) attempt to come in with the blaring music at midnight are told to turn it down. Now that the guards are no longer there and the gates are wide open it is a FREE FOR ALL. The loud music starts EVERY NIGHT AT 10:30 pm and goes on until at least 1 am. I cannot raise my rating until the undesirables are kept out for good by the guards. Their presence is a game changer.

Maintenace is severely deficient at Woodlakes on the Bayou. My 2nd floor unit had $300 electric bills bc the AC unit is so crappy. Calls to replace went unanswered. The roaches were relentless. I have never lived like this and they had the nerve to raise the rent. The grounds are dying because they only watered at the rental office. After 2yrs of not watering and cutting back dead trees and hedges they now see the wisdom of watering. All pedestrian gates are sealed residents and children can only ride their bikes or walk through the vehicle entrance. In addition guests cannot park on the street, instead they must enter the property and park a mile from your location.

I will keep this short. DO NOT LIVE HERE IF YOU WANT WORKING AC. The complex claims 24 hour emergency maintenance but really it should say 7 day emergency maintenance. THEY DONT CARE ABOUT RESIDENTS. Your AC will break every month and it will take them a WEEK to fix it even with you calling/complaining/talking to the leasing office or corporate office. They will take their time and let you sweat it out while they do as they please.ALSO, you better hope there are no FIRES while you are here because they have NO WORKING FIRE DETECTORS. Even when you tell them about it they refuse to fix it. Just a lawsuit waiting to happen!AVOID THIS PLACE AT ALL COST. IT IS NOT WORTH THE LOW RENT!

From the day I moved into this apartment community Ive had issues. Office staff is rude , they act as if Ima resident that never pays my rent or utilities on time , which are always paid a week or even months in advance . When I walk into the office Im never greeted , I call corporate and they are just as rude, its ridiculous this complex is older so maintenance should be more attentive , they are not . The complex is falling apart ..DONT MOVE HERE!

It’s been three months we have complained about our dryer for the third time , they have visited us three times and it’s still not fixed. They come and put tape on a broken part and it lasts a week, they come again put glue it ll last for a week. So sick of this place. Very unhappy with how they treat us. We have to take out clothes to our friends place just to dry them. DO NOT RENT HERE.

I scheduled a tour for today 8/16/2020 for 3:30pm. I get there and call at 3:10 because the leasing office door is locked. The rep says, give it some time. I call back at 3:30pm and am told that they will relay the info over to the leasing office. I finally leave at 3:45pm. Keep in mind its 102 degrees today and i waited outside for them. I think Ive seen all i need to see here.

This is the worst place to live in i live on the first floor andp the walls are too thin and it took my friend and i 4 months to get all the bugs out of the apt. Plus the washers and dryers dont work 2 months im still waiting to use them. I call the office many times and they dont care to do anything to help there the people instead they only care about the money u pay them.$$$$$$read the review before u move here because its the worst place to live. Im new to houston and i already hate it because the place i suppose to call home is not a home its a nasty place to be living.

It is so many freaking roaches. How sway????? How is it more roaches in my kitchen then people in Houston. How it is more roaches in my kitchen after they bombed then the amount of Mexicans it is that live over here. It is so many roaches they have had grandchildren roaches. They teaching my baby knock knock jokes. My 2 year old can now count to 100 thanks to the roaches. They wont stay out!!!! They live in my broom. They have over taken my vaccum cleaner. Im just lost please dont move over here. In stuck in a lease with me and 2,000 roaches. That was not in my lease agreement.

If you try complain you are violating their policy... if you try to call the corporate office about any concern they will not let you talk, on the other way around they start giving orders like you live for free...Please for your comfort and safety do not believe the positive reviews, they only have been posted by them...

Expensive for no reason. rude staff bad management.one of the apt burned down in early 2014 and its late 2015 and they still have not fixed it. When it rain some of the apt get flooded on the in side and there insurance does not cover flood damage and no one takes responsibility. Waist of ur your money.

Water pipe busted on the 2nd floor I had to wait 4 hours after calling 10 times the maintenance man shows up to turn off the water. Now I have to file a clam for damages to my furniture and they do not want to help with the deductible and all they tell me is thats why I have insurance. This is insane after its not my fault the pipe busted and Im out another 500.00 for the deductible to cover damages from this complex. This is a normal this that the pipes bust here the guy that lives next to me said his pipes have busted 13 times and all they do is put another clamp over the hole.

In general the landscaping and grounds are in poor shape. The price is OK for the square footage. I live be the pool and noisy people come there late at night. At least once a year there is some sort of.significant criminal activity. In April someone got shot in the stomach. Rochdale said it was an invited guest and the newspaper said it was a home invasion. Who to believe?

Dont do it! Do not move in here. Apartments are falling apart and they are not willing to do anything about it. The worst part is the management company. There is a new face in the office every week and none of them seem to know anything about property management or fair housing. Hands down, the worst place Ive ever lived. Even the people at corporate are insufferable. Find housing elsewhere!

Was a nice property even though all the office staff was not nice some were sweet. I would have stayed but found new neighbors in my parking spot passed out with a needle in his arm. I moved same night. Waste of good sqaure footage. 😢

I lived here from 2015-2017... My AC unit went out in August and I took 8 days for them to fix it... the only reason they fixed it was because I notified the city of Houston. After I notified the city, the manager was very aggressive and resentful that I did that. Very hateful staff....

Horrible management on all levels, they do not answer phone calls nor email. Their website doesnt work and they add all kind of fees to make your rent go up and rip you off. In addition, plenty of cockroaches and few parking spots. It is better to sleep in an office than living here.

I will be so glad when my wife and I are out of here. The roaches are ridiculous but I don’t see anyone talking about the crazy HUGEEEEE RACOONS! Yes RACOONS...I see them at night all the time in the dumpster and by my door! They travel in packs of 3 and 4. Something really needs to be done about this. I was not complaining until one almost attacked my dog!!!!! RACOONS can be deadly and this is an unsafe environment for humans and pets!!!!!!

Corporate office doesnt care.Units treated every Weds and treated more heavily when you write certified letters to corporate (if you dont the corporate associates will not bother to return your phone call) yet Roaches do not stop. Been living here for 2 year it’s not worth the money my lease is up soon and i can’t wait I’ve been having animals in my attic for a year at least I’ve complained multiple times nothing has been done mold growing on the ac vents since the beginning carpentry was done sloppily when i moved in kitchen drawers have been broke no one has came and fixed it way too expensive for these apartments you always have to put in multiple maintenance requests to get one thing fixed i don’t no recommend moving here

I’ve been staying at Woodlake on the Bayou for over a year and they have been a great property to live at, the workers are very attentive mainly Denise and Theo... Always ready to help and answer questions.., Maintence request have been done promptly and in a timely manner for a community of this size... The apartment units are spacious as well

Been here for a half a year and still havnt solved roach infestation. All of my kitchen utensils, dishes, silverware..everything is on my dining room table packed away still.
