It may look nice from the front, but there’s a lot of vandalism that happens on property. 3 cars got vandalized in one night and my partner got his window bashed.This was before the Holidays, but what really has me writing this review is the fact that there has been no improvement since October. Someone got into my neighbors car and left it a mess this month. If there is no improvement from October’s incident, i don’t know what we’re doing here to improve some sort of security for residents vehicles. “ No I will not rent a garage.” And yes I get it, we’re in Houston and crime rates are an all time high, but if there is no active duty after hours of the office, it’s just a playground for these thugs.On October, 3 cars were left on bricks. Meaning that they took their wheels and tires. Car alarms going off in 4am, people claiming that they are fixing their car… AT 4AM on a Tuesday. It’s getting ghetto in the back of the apartments. Seriously, what’s going on? Especially in the back of the apartments.
Horrible experience living there! The leasing staff pick and choose who they want to help. I’ve called multiple times and left voicemails regarding a ridiculous amount of fees charged to me. Still not one phone callback. Some creepy residents live there so be careful and be alert. Not all the apartments are luxurious and they will try to charge you for the “ damages” that they created! So unprofessional and rude.Mold stains, super glue all over the microwave, old refrigerator.. the list can go on. Oh and be on the lookout for people trying to steal vehicles in that complex.
Giving Aliso 4/5. My fiancé and I just recently toured this beautiful complex. Everything there seemed very clean and well kept. There was minimal trash around the grounds (plastic bags in the pond; can’t help that all that much with the wind), no dog feces left around the property and grounds well manicured. I believe our guide was Jeanette? She was very sweet and informative! We were able to tour both the palmetto and the Tyler floor plans for model homes. Both were very nice and I liked the set up for both. Originally my fiancé and I were more so looking for the palmetto as it is more than enough space for us and our dogs but the availability wouldn’t line up great with when we move out of our current apartment and the only available unit would be close to the main road. The Tyler was great as a comparison to the cedar which we are looking into now due to the great price for a 2b2b for a price comparable to our current 1b1b but much nicer and available right when we will need to move! All in all we can’t wait to apply and although we could not tour the cedar apartment I am hopeful that the unit of our choosing will be as nice and clean as the models.*update to reviewMy fiancé and I have left Aliso for many reasons including a move to our first home. Most of the time Aliso was a nice place to live but it unfortunately got more disappointing as the ways went on. Our upstairs neighbors were loud at all hours and there were always items being thrown from their porch down into our bushes almost daily. People moved in and not responsible dog owners so there was dog feces everywhere. We had a break in attempt at our apartment as well in broad daylight and this was brought to not only the police but management and they never responded to our email concerns. I could go on about other things but I’ll leave at this. I would give this apartment complex a 2.5 if I could.
I have heard the aliso apartments from one of my colleague and also suggested a friend. Now myself had an apartment tour and was really surprised to see the community and the apartment. It is so spacious and the community is clean and neat, very pet friendly. I would love to live here. I suggest these apartments to everyone who is looking for a good community.
Take your money elsewhere! The leasing team is busy doing everything other than responding to your queries. Moved here 5 months ago. The apartment was a mess when we moved in. Took a couple of weeks for them to fix the cabinets and stove in the kitchen. Then, the water tap was leaking - when I first raised a maintenance request, their team did not believe that the the tap was leaking and therefore did not fix it. I had to take multiple videos and photos as proof for a few days before they did anything about it. More recently, the washer broke, and they ghosted me on my emails and calls. Understandably, this happened during the Thanksgiving week but I asked for updates before and after the break and they still ghosted me until I walked into the office (visibly upset). Even then, the leasing specialist simply forwarded to me a one sentence email. I cant wait to move out!
After living here for three years, we’ve decided this will be our last year. While the apartment itself has some positives, the unprofessional behavior of the office staff has made our experience frustrating. It’s not uncommon for staff to use language that comes off as dismissive or unhelpful, which does not create a welcoming or professional atmosphere. For example, one of the agents refused to make eye contact with me while I was discussing an issue with her. When I pointed it out, she claimed it was because she wasn’t wearing her glasses even though I was standing just a foot away from her. To make matters worse, she insisted that I already knew this, as if were close friends. The whole interaction was baffling and incredibly unprofessional. Honestly, I’m at a loss.The issue was the failure to provide complete or clear information about fees and potential consequences. I had previously informed one of their other agents about an unavoidable delay in payment due to an external situation that was beyond my control. They failed to mention what repercussions might follow, leaving me blindsided by the outcome. Transparency about such matters is critical, and the lack of it feels like a disregard for residents peace of mind.This experience, coupled with inadequate communication, has made it clear that moving is the right choice for us. We hope the management takes these concerns seriously for the benefit of future residents.Also, I have noticed that a majority of the 5 star ratings are from people who havent moved in yet, who simply went on a tour and dont really have a real feel of what its like living here. Apparently, there is an incentive for leaving 5 star reviews. It would make sense to wait until you have actually settled in.
Wow!! What a perfectly hidden gem within the Energy Corridor. I visited a close friend for a few days for my birthday, and Aliso Briar Forest left me speechless. Such lush greenery, trees, and the beautiful lake was so Serene.I also had the pleasure to meet some of the residents and office staff visiting the front office with my friend. The place just felt like a home away from home.Definitely would recommend. If I ever relocate this would definitely be my home. Most importantly my friend has been here for right at two years and is still rather pleased and happy!!!
My daughter recently relocated to Houston. We toured over 15 places and toured Aliso at the end of the day as our last tour of the area. Luke is absolutely amazing! He was patient and answered every question we had about the property and location. He was an absolute pleasure to work with from start to finish from making sure the utilities were on but nothing running until she arrived, to checking to be sure she could hardwire for her job, to letting her know they had received everything they needed since she was coming in from out of state. The office kept everyone informed during Hurricane Beryl and Luke personally walked through the apartment with my daughter when she arrived and made sure everything that was needed was handled. 100/10 for experience at Aliso- Luke is a gem and made my mom heart feel at ease about the entire process and move.
We have 10 months left and I cant wait to go. These apartments give you a deal on move in if you give a 5 star reveiw so dont be fooled.- roaches in the bedroom closet and crawling out of the vents.- there are ALWAYYS unattended little kids all over the outside running around parking lots, screaming and throwing items in the gym, and unsafe manic behavior in the pool. Why are these parents allowed to treat the amenities we pay for like unattended daycare for everyone else to deal with is beyond me.- Rude neighbors, upstairs neighbor is disrespectful, moving furniture jumping stomping all throughout the night. Courtesy officer has visited and no changes.- maintenence is lacking, we are always needing to call them constantly to redo their jobs.- they helped no one with rent when power was out for a week after beryl, and our power cut out 2 nights ago and were the only complex that experienced this. Calling an emergency line will never get an answer.I just pay too much for this BS in my opinion, deeply regretting a 15 month lease.The office guy Luke seems like a real one and is kind to everyone. But everything else bout this place is a no.
The Parking situation is abyssmal. You have to park down the street in the complex just to get to your apartment. They are rampade about towing vehicles every night, so if you invite any guest over warn them with caution. They towing company they are partnered with are very shark like, and are looking for an easy quick buck with horrible customer service. The QR code that makes you download an entire app just to park is ridiculous. These apartments are not good to park at. Very very limited space.Some of the visitor signs dont even having any towing notices/warning signs, so they will conduct an unlawful tow on your vehicle, and blame you for illegal parking.
The property was nice and clean. Office staffing gave us their best attention took us around all the amenities. The apartments are beautiful and in excellent conditions . Mr. Marlon did his best to attend us and took his time explaining all details about leasing. Can’t wait to move in!Carolina Charouf
These apartments take money off for good reviews, take all good reviews with a grain of salt.Guest parking here is atrocious. When I first moved here, there was little to NO signage for guests to register for parking. They also limit how many times your guest can come park per month, which is stupid. Don’t have a social life 🤷🏻♀️ Now, they have updated the signs, but this leaves a bad taste in my mouth. Super predatory. Your car will be towed quickly if you don’t register for parking.My car was towed here the first day I moved in. I came back from vacation and moved in after leasing office was closed and didn’t have my parking sticker yet. Not even 24 hours, I’m already a hater of this place.People in the leasing office have been sweet when I need help, but my bad experiences here so far overshadow that.I recommend this place if you have no social life and no friends. Move somewhere else if you want guests over.Also, on day 4 of no power after hurricane Beryl. Yall better be taking some money off rent for unlivable conditions.
01/24/2022 My roomamtes and I recently visited this apartment complex and loved the property. The amenities they have are top notch and they even have events that contain drinks/food and prizes!02/09/2022 I’m re-writing this review because I was so disgusted with how our unit looked when we moved in yesterday. Don’t be fooled with half of these reviews. They offer a concession of $50 when you move in if you write a review on google.First impression is everything, and although the community itself is nice, the unit we moved in to was straight up trash. Management couldn’t even have given us a heads up that the floors needed to be worked on? Moving into a new place can be stressful and coming to our new home and finding out that it was not properly cleaned or fixed really disappointed us. Mariah was rude as we asked questions about when the floors will be done. She was our leasing agent and her communication was minimal to none. We had to call multiple times because she would not email back. We had to take off work and also hired movers to set everything up all for Mariah to tell us our unit technically isn’t ready. This is such a huge inconvenience for us. I don’t think we will re-leasing with the property. The leasing staff don’t really care about you after you move in. They have no sympathy.Flooring update: Mariah told us yesterday that the floors would be fixed and done today. WE called and asked when we should expect the company doing the floors, and she told us that there wasn’t enough tiles so they’re expected to come back within 5 days?! FIVE DAYS? This is not livable. We are so livid and disappointed in management and their unwillingness to help our situation. This should have been fixed BEFORE we moved in. It just goes to show how much these people care about the property and the residents living in it.
Updated my rating to 5 star as things started to appear back to normal after management change and I can observe pond is being taken care properly and rest of the amenities are great as always...Sorry to see all the fish dead in the pond today. I feel the new management is not taking care of pond well. Been in this community for more than an year but never came across such thing ever.
(08/06/2021)Ms. Daisy,I had in-person meeting with Ms. Marlies Fernandez twice and talked with her over phone many times disputing the illegitimate charges($1707). She negotiated after speaking with you and asked to pay $1000 right away. I told i can pay only the charges i genuinely owe and asked to correct the statement which never happened.She went through our 3yrs of water/sewer usage history (average water bill - $26 & Sever bill $36). We were made to pay $260 on the day before our move-out claiming it was for entire period and we wont have ot pay anything further.Your internal debt collecting agency IQ Data International had repeatedly harassed me by using profane language and irrelevant context trying to threaten in different ways. I have sent out a written complaint on April 26th documenting all the calls made by your team and asked not to call anymore. Since then I have provided proof of disputes and the pictures taken on the day of our move out after cleaning the apartment by a professional cleaning agency(on how I handed over the apartment) and how it was days before.. walls cut open, dirty patio due to cut ceiling..Im happy to pay the amount I genuinely owe. If it doesnt happen by a corrected statement from your apartment, I am happy to present evidences in court. Let the authorities decide who is at fault.The pictures show how the house was a week before our move out and how we handed over.If youre genuinely interested in resolving the issue, correct the fraudulent charges. This is not a $50 credit review. This is my experience of continued harassment by Aliso Briar forest, their inhouse debt collecting company IQ Data by sending fraudulent charges making it appear genuine and putting the blame on utility authorities or on someone either left the job.On 04.03.2021 we moved out. Got a statement for $1707.54 as settlement amount. (This is after paying $504.70 on the day of handing over unit). I was forced to pay exorbitant utility charge of $260 for 26 days on 2nd March 2021 saying it is our final settlement. In my lifetime i havent used water & sewage bill for 26days = $260.The bill read(11/04/2020-12/01/2020).Water - $97.74Sewer - $141.46Utility service fee - $21.53I asked why it is exorbitant but says only for 26 days. The person in leasing office checked with the manager, came back and told this is full and final settlement. Utility charges for entire period till March 2021 but just the bill says like that. You owe nothing hereafter.10 days after leaving, got a bill for $1700. Again for utilities (12/01/2020 - 03/04/3021)**Water - $198.09**Sewer - $234.36**Final Drainage - $11.16**Final Utility service - 10.23When i went and talked with leasing office, they said they guy has spoken wrong. The bill paid earlier was just for 26 days. This is for 3m. They inflate the amount exorbitantly and make it appear as 3 months. But in reality, In Feb 2021, there was winter storm. 4 days water and electricity wasnt there. Immediately after that our house was flooded. For 7 days continuously the apartment was in unlivable condition. We struggled to live in there. Kitchen was unusable, full of dust. So, roughly for 2 months, $453 was utility charge alone.10 days later, this is what ive been charged.**Carpet replacement - $650**Cleaning appliances- $120**Damage 2 blinds- $150**Full paint- $218If the apartment has claimed disaster recovery from government for Houston winter storm and still trying to fraudulently get money from people, i hope the govt. officials take notice of such practices and take right action.
This apartment is one of the worst. Luxury? I dont think so. No enough parking space for the visitors, there’s only 3 spaces nearest to my friend’s unit and their residents are the ones filling the spaces. We checked the others which were far away and filled too. Where else can we park? So we parked on the resident’s parking which doesn’t have a signage. We thought it was fine to park. After 20 minutes of parking there, our car was towed for parking without permit! OMG! The security gave us a list of violations to get towed but it didn’t show on it for cars without parking permit. And was told there was a small signage before you enter the gate. You can’t even see the signage because it was too dark and couldn’t see the signage! Terrible complex and not should be named a luxury one. They would get a lot of money from you! I know a lot of friends who are planning to transfer in Houston and i would not recommend this place!Posting here pics of the visitor’s only parking (parked by the residents), their rules and where we parked where there’s no signage.I visit a lot of apartment complex since I’m a visiting nurse but this is the only luxury complex that doesn’t show enough signages!This is a warning to all who are planning to stay here, this is not a visitor-friendly place! I have been staying here in a relatives apartment and was considering moving here. But insecurity abounds here. in The short time Ive been coming here. many cars without tires that are left on top of bricks almost every day and no one does anything. I saw a surveillance car coming for a while but I havent seen it for more than a month. He only came until 11pm and after that in the early morning he couldnt be seen anymore and it is very easy for the thieves to get in here. I will no longer move here and if you plan to do so, think carefully about your tires.
I have been living in this property for over 6 years. I have to say when I first came here when the property was called Elan, it was truly a luxury apartment with the management doing their part to keep it that way with reasonable expectations from residents.But the day the name changed to Aliso, things were not the same. they are all about enforcing rules and many new ones on residents. I am fine with reasonable ones but some are so unfair for residents.One thing that is so ridiculous is the visitor parking rule that they enforced on residents. They have provided 12 visitor parking for 324 units (less than 4%). The visitor parking spots are always 100% occupied. It doesn’t matter day or night, weekday or weekend, they are full. If your visitor parks in any spot other than those 12, it is guaranteed that their car gets towed because the towing guy comes at least twice a day checking each and every car. This property management is very clear that you cannot have guests over otherwise be ready with $240 per vehicle. I see at least couple of cars being towed every single day. So far I have paid close to $1000 on behalf of my residents.What I don’t understand is that there is no benefit for the residents by enforcing this visitor parking rule. We don’t have assigned parking (unless you are willing to pay) and getting parking in front of your unit is almost impossible. Do they expect us to turn away visitors if the 12 spots are occupied? I think it is totally unfair for the residents. In my opinion a more reasonable way to enforce this is to give each resident a visitor pass that can be used for few hours. They have a good online portal which can be used to print the pass with time stamps. This will allow the residents to still have guests over and not have to worry about their car getting towed. The management can also ensure that the parking spots are not abused.Oct 15, 2021 - Heres my update after my visit today in hope of talking to the manager about the visitor parking spot she said that was next to my building.The manager was busy, so one of the staffs talked to me. He was very nice and honest with me. In the last week they added 3 more visitor spots within the gated community which makes the total visitor parking inside the community to 15.But, I was surprised to hear that anyone can park outside the community gate where they put the Towing signage (see picture attached). Apparently, these are the parking spots the manager was alluding to in her response which I didnt know until now. Intentionally, the management never communicated this to the residents. For anyone to find that these spots are available for guests, they will have to go through at least paying the towing company $250 which in my case was $1000. The staff I was talking to at least said that he would take my suggestion to the management, but I have my doubts that the management would even listen to him.So, in conclusion, this community has become very much guest UNFRIENDLY and cutting corners where possible in the name of helping residents out. I hope they do something about this if they care what residents go through due to their ridiculous rule about parking
After taking a tour of this complex, it has met all my expectations for an apartment. The leasing employees were knowledgeable about the apartments and were able to answer all my questions. This apartment is very clean and modern. Cant wait to move in, thank you Mariah!UPDATED REVIEW 2/9/2022:THIS APARTMENT HAS NOT MET MY EXPECTATIONS AT ALL. THIS PLACE IS DISAPPOINTING KNOWING HOW MUCH POTENTIAL THEY CAN HAVE. They only met my expectations during the tour because they will show you a unit that is clean and nicely renovated. They will make you feel like youre in a comfortable home by offering you water and snacks and by making the unit smell good and look very presentable. HOWEVER, once youre in the process of applying and signing the lease, there is a whole shift in their communication and presentation of this apartment. It is so hard to get a hold of someone through the phone, and when an email is sent with questions, they will not answer all of your questions and just refer back to documents rather than to actually help you. To the ones that are in the situation of moving into a unit that cannot be seen UNTIL YOU MOVE IN, do not take that gamble. They leave the unit not properly prepared and cleaned. You expect to move into a place is the clean but they do not. Dishwasher is disgusting, scratches all over the floors, cabinets and drawers. I even saw a huge spider inside one of the lights. They did not have our whole unit ready and TOLD US THE DAY WE MOVED IN about their inconvenience rather than to LET US KNOW PRIOR TO OUR MOVE IN DATE. This is just super disappointing. Communication trash. Unit is trash. I just hope they are able to fix and clean all of the nasty issues we were able to notice without even trying to notice everything. Never re-leasing with this apartment complex.FYI, the picture of a floor which is a leak does not happen within a day of our move-out. This should have been properly dealt with and cleaned BEFORE our move in date.
Staffing was friendly and great attention. The installations of the apartments are beautiful and clean. Marlon gave us a tour to look on all the property and gave us his time to explain everything about all the questions we had.
Wow! I had the best experience touring with Luke yesterday! He was very charismatic and knowledgeable. The beauty of the unit and property blew me away and I applied hours later. I am excited to move in and call this place home!Update #1: Moving in was a smooth process! Each email contained detailed instructions and the staff in-office were extremely helpful. The unit itself was definitely move in ready. Everything was clean and operational. Some spots had sloppy painting, but that isn’t a huge deal. So far so good!Update #2: It has been a little over a month now and I am still quite happy with Aliso Briar Forest! The towing/parking situation is a royal pain, but everything else is great. I have had the pleasure of interacting with several neighbors. All of them were extremely welcoming! I have also not seen a single bug and am quite happy about that.
If you are considering Aliso ask for Luke! He was professional, patient and made my visits to view Aliso’s beautiful apartments an absolute pleasure!
Update after Leaving Aliso -I had to break my lease for personal reasons, my experience with Aliso office was good and I had no issues in settling our final bill.If I come back to Houston, I will consider Aliso as my 1st preference.Update after 18 months: Awarding 5 Stars again.Lake cleaning is the only issue that still continue, but apart from that everything else been really good.Maintenance service is very responsive and fast during covid 19 period as well. Your medium priority requests gets answered in a week or so - I consider it fast, at least it gets answered. I have not raised any high priority request, but I have not seen anybody complaining about the maintenance requests not being answered.Office staff is good - I know there was a guy nobody liked due to his rude answers, but he has left now.I will have to move out in coming month or so, will post my experience after all financials are settled with Aliso.Update after 6 months: Reduced to 2 stars, Cleaning of a lake has not been done for months, it is too dirty and smelly now.People are not happy with the maintenance of community areas. On the other hand, maintenance of a pool area is still a Plus point.Moved in on 1st jan 19, So far the experience with Management and community here is very good. Apartments are clean and well maintained.
The property is clean and the maintenance process is hassle free and done in a timely manner. The rooms are spacious and lighting is good. The leasing agents Mariah and Luke are very helpful. The move-in process is very simple and have not had any issues staying at the property.
Me and my husband had a fantastic experience with Luke today. His cheerful and friendly demeanor made our apartment tour enjoyable. He answered all our questions with patience and professionalism, leaving us with a positive and lasting impression. The property is beautiful and the 2-bedroom unit Plan which we toured, is exactly what we are looking for.We are excited about making this community our new home.
Love management as soon as I walked in they had no problem assisting me through the whole way from the viewing the apartment and filling out the application. Easy to talk to made me feel very comfortable coming to them with my questions. Lovely community very quiet and convent. Beautiful models went there for a 2bedroom and a study the size of a third room for a great price but fell in love with with a three with an even better price.
Luke is the man. Quick turn around time and always willing to help. My experience with him was top notch. He’s my next president😀😀😀👌
This has by far been the best moving experience I’ve had in a while. I currently just relocated from Florida to Houston Texas, The whole team was very nice and helpful to me. My leasing agent in the office La’Sedrick was especially helpful to me he answered all of my questions whenever I had them and kept me laughing throughout the entire walk through. We toured the property with Sedrick as well. The property looks certainly nice and maintained and the amenities look kept as well. I would recommend this place if youre looking for something nice and efficient & ask for Sedrick :).
Its a great place to live, quiet and peaceful. The leasing and the management crew specially Luke are very generous and very helpful for all the entire leasing process. Im happy and glad for our decision to stay in Aliso on the Briar Forest..... Thanks Luke for your help.

So, Ive lived at the Aliso Briar Forest for about a year. I love it here! Management is super responsive whenever a work order is placed. You should ask for Luke in the front office. He is always a joy to speak with and gets the job done with an exceptional customer service attitude - refreshing!About the apartments, theyre spacious and have beautifully selected interiors. I especially like how the patio has a door that can be locked for extra privacy and security. I can spend hours on the patio reading and enjoying just being outside. The pool area is as they say, resort style with plenty of seating and a sexy fire pit that you and friends can hang out at.Come check out the Aliso at Briar Forest, its a cool, convenient place to call home.

These apartments are the WORST. Roaches inside my oven where the time shows, as well as the stairways which also has had no working lights since moving in over 6 months ago. They pay you to leave 5 start reviews. If you have to PAY PEOPLE TO LIE you know what you provide is not up to code. Parking is horrible, they allow party after party in the pool area. Mariah, who works in the office tried having her boyfriend fight mine after we simply asked her to not only follow rules relevant to herself. She was drinking, smoking hookah and partying in the pool area herself the entire day. Right at 10 she RUDELY told us to get out and when I asked about her drinking/smoking her boyfriend gets in our face saying “you leaving or not” ? What kind of people do you hire?! To top it off, detached garages wont allow you inside with no power. ALSO, this is day 4 with no power, hot water, no ac…etc. 4 days that better be taken off my rent. Customer service is shotty, and when they had NO SIGNS to register guest parking they still towed you, just to laugh in your face about it. They dont care, the lake is disgusting with trash and they do nothing about it. The pool filter had mold and moss hanging from it showing the YEARS it has not been cleaned. Maybe stop paying people to LIE on reviews and actually do your job. I also sent an email in on Mariah just to get ignored. Great employees…not.They allow allow kids unsupervised to destroy the fence and dog park. Many times I see people unable to take dogs in due to kids fighting with chunks of the fence, leaving garbage and trying to grab at my dog. DONT MOVE INTO APARTMENTS TO NEGLECT YOUR KIDS. This is a “dog friendly” apartment, but really seems like a playground for bratty kids who are allowed to do whatever while workers drive by and do absolutely nothing. Not to mention the “smoke free community” but workers have thrown cigarette after cigarette on the ground in front of my building. Disgusting place to live, they dont even allow a walk through of the unit they will actually give to you. Lied about the washer and upgraded utilities we were suppose to get ….Only thing that can be nice about these apartments is my lease ending.
Very nice and clean apartment complex with great amenities. The gym is equipped with nice machines, and they even have a kids area for your little ones to hang out in while you work out. Staff is sweet, and Mariah, from the front office, is attentive and very helpful!
The apartment community is very good but I heard that they only have AT&T Internet service with maximum speed of 75Mbps. Since one year they were telling they are going to upgrade to fiber but it didn’t happened till now.If they upgrade their internet service to fiber then I’m willing to give 5 stars.
The best experience I had after searching many apartments around was Aliso, since LUKE helped us and gave us a tour of the facilities and then took us to see the apartment we wanted, beautiful lake, pool, gym and the main thing was that it was The BEAUTIFUL apartment, the spectacular finishes, everything very clean, I want to thank LUKE because from the beginning he made us feel at home and always helped us throughout the process to be part of the Aliso community. highly recommended.
My cousin lives here, a beautiful but dangerous place. They stole the wheels from her car, they dont have surveillance, and besides, they dont even give an answer in her office, they treat her badly and tell her that this happens everywhere. And it is not like that! I have lived for 5 years in Tomball in a beautiful complex and this situation has never ever happened. They are irresponsible people who dont even want to answer. She is supposed to be paying there because it is supposed to be a safe place, because that is what they told her! if you lives in Aliso Briar Forest Aparments go away!! And if you still thinking about it, dont come here! The same thing happened to other neighbors and the community doesn’t do anything
I was visiting my sister from out of town and there was no parking at all. All the visitor parking spots were taken and she warned that you can’t park anywhere else. The ONLY spot that was available was the Handicap spot in front of the office . I assumed since it was a Sunday night and there was no spots to spot. Even all the spots along the office were taken. My car was towed so fast! And it was hella expensive to get it out . I still don’t have it. It’s $350. My feelings are too hurt, but she said parking sucks and residents call when they can’t get a parking spot. I didn’t wanna take the chance and still got towed. Be careful.Cory I called back and it’s too complicated for a weekend situation. Who knows when you can and can’t visit especially with family coming in from out of town. I understand the handicap part …. But dang. Yall are tough on you alls residents and gust and your program isn’t full proof . She couldn’t even register me because the system was full. Also my tire now has a whole in it…. Do you have cameras? Thanks for your response . I’ll never come back or refer anyone there.
Dont move here if you value your money, mental stability, and your overall health. I have lived here for a while and I am sorry to say that I have never seen these apartments in such poor condition as they are now. The gates are always open, there is no security, robberies every day in the apartments and in the parking lot. Noisy and rude neighbors. The management is rude, lazy , arrogant, and thinks that they are the ones who are paying you the rent, which is certainly very expensive for such little luxury and so many deficiencies. Forget about the amenities, none of them are useful, the pool is closed all the time (emphasis on all the time, believe me, even in summer time) going to the gym is an absolutely nightmare , all the equipment is old and worn, and IF YOU ARE A SINGLE WOMEN FORGET ABOUT IT, YOU ARE GOING TO BE HARASSED BY SOME OF THE MEN THAT LIVE IN THE APARTMENT who sit in the gym just talking and watching you do your exercises. Residents use the gym as a conference and meeting center and you will also find small children playing in the gym and playing with the equipment. The hallways of the apartments have been dirty for years with horrible insects and cobwebs everywhere, and they are not interested in cleaning them. In general you are only paying for a lake that no longer looks like it used to because they have let it deteriorate as well. The good comments that you can see here are the future residents because they give a discount on your application if you do a positive review
The complex is very nice, because it is newer. The office staff is awful. Telling residents today “that they were inconveniencing her” and delivery people to go apartment to apartment to deliver so she didn’t have to let them into her leasing office so they could deliver to the dedicated package lockers.
I had a great experience while touring these apartments that I ended up signing a lease. The apartments are spacious and beautiful. Loved the mini lake in the middle. Mariah was excellent in showing us the apartment and answering a ton of our questions. Would definitely recommend

While the apartment itself is quite nice, our experience with the staff has been incredibly negative. The individuals in the leasing office are consistently rude and unprofessional, often providing incorrect information and displaying an unpleasant attitude when spoken to. In fact, I cannot recall a single visit to the office where I did not leave feeling upset. It is imperative that the management considers replacing or providing proper training to the personnel in order to improve their interactions with residents.Another concern I would like to address is the credibility of online reviews for this apartment complex. It has come to my attention that some individuals providing positive ratings may have received incentives or concessions in their application process. As a resident, we were specifically requested to provide favorable reviews in order to receive certain financial benefits. I therefore caution those who may be considering this apartment complex to not solely rely on the overall ratings.Speaking specifically about the two individuals, Maura and Alana, who hold positions of authority in the office, I must say that they are by far the rudest people I have encountered. Their lack of professionalism and poor communication made our move out process excessively stressful. Terrible experience! My boyfriend and I had scheduled a tour on Saturday May 18th at 2pm. We got there at 1:50 and the office was closed, we called and were told to wait someone was coming. We waited till 2:10 then saw a large sized gentleman come back, we informed him we had an appointment at 2. It was now 2:45 we sat and waited only for this man to ignore us and assist the 2 girls that came way after our appointment. My boyfriend was upset so we left. What a waste of our time! We are busy and can only tour apartments on the weekends so this really wasted our time.
My wife and I went for a tour today, and Luke was a great help, very professional and helpful with all the information we needed. The Aliso apartments look very good! We look forward in making it our new home.
I lived here for 6 years, and for the whole time, when Aliso took over the community(from Elan), the pool was constantly closed, area wasnt maintained, the bbqs were broken but never repaired. When I look at the review, its safe to say that it hasnt changed one bit. In addition, the staff could never respond. I want to emphasize that the pools water was green, and the floor was covered in algae.

Recently toured the Aliso Briar Forest Apartments. The experience was great. The complex was clean, the amenities were top notch, and the grounds were well manicured. The pool and pond areas in particular were very nice. The touring agent answered all of my questions and showed me several floor plans. This would have been a 5-star review if I was able to tour the floor plan I was most interested in.
Last week I had the pleasure of touring this beautiful property with the most pleasant Agent, Mariah. From the moment I entered the leasing office she was pleasantly helpful. She extended her time showing me around the property I didn’t feel rushed, she was very knowledgeable about the details of the apartment. I went to explore a 2br which I was extremely surprised by the layout so spacious (I love space). Overall the property was very well kept, she explained the ground keepers are very efficient and make sure the grounds are taken care of. I believe the outside is getting a new paint job their were painters doing work on one particular sign of the units. I love the color. Everything blends in with the elements of the property. The pool is lovely!!! It gives off a resort aura about it. I would take every opportunity to relax at the pool considering my work schedule is mostly time away from home. So this would be perfect when it’s time to come off the road and relax at home. The gym has its typical fitness services, treadmill etc., however, nice as well. I’m most definitely considering this my new home.

I stayed in Aliso since 2019 and had great stay here. I really loved the amenities, walking trail next to the lake is amazing and I can bet we can’t find these beautiful views anywhere else in energy corridor. Prompt work order responses as well as supportive management. This is the reason I opted for Aliso once again when I moved to Houston and booked the apartment.
When I first moved in the apartment complex. It was not cleaned properly. It had a bad odor. The refrigerator was dirty and had a horrible odor. Behind the refrigerator was fifty. A lot of the appliances in the bathroom was very dated. The stove had damages on the stove top. Maintenance takes forever with maintenance requests. It’s very hard to get in contact with the office . No one ever answer the phone . You will have to go in person to address any concerns. They charged me for basic cleaning after move out. The fees total about $200. They charged for anything that they had to clean . I wish they would have put that effort in cleaning before renting the apartment out! The pool stayed close for remodeling, fixing damages . The property manager Ms. Corley is a sweetheart. Her alone I would give 5 stars. She was always open to address any concerns and her willingness to help speaks volumes. If they had Ms Corley as the maintenance, the leasing agents, and the assistant manager this apartment complex would rock!!
Toured this property twice as my husband and I went back and fourth on which floor plan to choose for our future move. The Tyler is very spacious but having a toddler, the Garner was best for us. I loved the attached garage. Jeanette is so nice and patient, I even called her twice last week to ask a few more questions. I look forward to moving to this property!
I just moved in and it has been a pleasant experience so far. Beautiful place, excellent facilities and it is located in a good neighborhood. My leasing agent Marcy was very cheerful, welcoming, helpful and so humble, Philip helped me filled my application too. So amazing stuff. I kept coming cus from the moment I came to check the Apartment they where the best around, the view is breathtaking and the apartments are very luxurious. I love taking a run around the lake. So clean the environment. You will love it here.

My husband and I was seeking a modern 3 bedroom that was close. We came to look at the floor plan that was available. I was helped by Mariah at the leasing office. She was patient, answered all my questions. The floor plan was a perfect fit. She even walked us through the process. Best experience thus far.
I have been a resident for a little over 8 months and I truly enjoy the Aliso community. In comparison to other places I have lived in the Energy corridor area this has been the best overall experience yet! I appreciate how clean the grounds stay, the professionalism of the office staff and of course the great quality of my apartment! From the very first tour of the property I was treated like family. Any time I call, the office is available and I always feel they truly want to help. My neighbors are also friendly and I have not experienced any drama since being here. I am a single woman living on my own so security was also on my checklist and I always feel safe and secure while here (love walking my dog at night around the pond). I love this community and would recommend to anyone who is tired of drama filled apartments! The office staff is ready to help, the apartments are in great condition and I always feel safe! The only negative is that I may have put on a few pounds from the frequent food trucks stopping by 😅 . Other than that I love it here! Can’t wait to renew for another year!!

I had an awful experience with the apartment manager at Aliso Apartments. She was extremely rude and unprofessional, always having an attitude whenever I tried to communicate with her. To make matters worse, she didnt seem to respect the fact that I dont speak English and wouldnt allow my son to translate for me.When I asked for her help, she told me that I needed to pay $50 for a translator, even though I was never informed that I would need one. All I received were stacks of papers on my door, which were of no help at all. The manager made everything a lot harder than it needed to be.To add insult to injury, I was not allowed to let my dog out on the balcony, even for a minute, despite having paid a $400 pet deposit and $25 a month in pet rent. It seems like this manager is making every little thing difficult for no reason at all.The way she talked to me and my children, who were trying to help, was completely unacceptable. I felt disrespected and devalued as a tenant, and I would not recommend this apartment complex to anyone because of this managers behavior.

UNBELIEVABLE !!!! I recently toured these apartments and wow I was shocked on how many cars I saw sitting on bricks without tires. The gates are broken and anyone can easily enter the apartment complex. While speaking to the manager to inquire about why there were so many cars on bricks she was very rude and very unprofessional. I immediately left and will not be considering these apartments at All!!!! Please be cautious before moving here ! Ask questions, review your contract and try to speak with someone higher than the manager.
Stay away from this apartment.. it is not safe to stay and many robberies happened recently. Security is worthless at this apartment. I have seen many cases like all 4 tyres of cars were stolen, car radiator was stolen, etc from parking over the night but no improvement in security. The management team is a penny collector.. they are behind your money only. You will see many 5 star ratings were given because the apartment office gives $100 off for 5 star review. Please find another apartment option in the nearby area and avoid this Apartment... Absolutely worthless to stay.
I went on Saturday with mom to tour this property I was low key looking at the other apartments down the way from Aliso Apts an had a horrible experience , so I drove further down an came onto these apartments(Aliso). Upon my arrival I was greeted by Mariah she was so sweet a she was the only leasing agent there at the time a still had high spirits a still was willing to give a tour a talk to me an my mom !! Not only did she show me my future home but her spirit alone made me want to move there !!
We had a great time while visiting the place to move-in. Indeed it was recommended by a colleague. Mariah and Melanie are quite professional and worked beyond my expectations. Mariah stayed longer just to make sure all my questions were addressed. While visiting the unit model I could see how well taken care of the common areas are, also the units appliances are inox, quartz counters tops and high level finish interior. It really seems to be a good place to live
My wife and I just toured this apartment complex today and were very pleased with our experience. The complex appeared to be very well kept and clean. The Tyler unit we viewed was very beautiful and spacious. We are looking forward to living here!
This has been by far one of the best apartment experiences ever. The apartment is like a retreat where you get to live. It is a modern contemporary atmosphere with plenty of amenities. Very spacious apartments with very good view. The staff is also very helpful. Ask for Philip if you need assistance, he’ll get the job done. He has great patience to answer your all questions over and over 😜 and come up with solution with better way .Overall great apartment. Highly recommend.
PLEASE READ THIS BEFORE RENTING HERE!!!1. Don’t be fooled by the many good reviews on their website. They offer to pay you $50 to write a good review as soon as you rent here, although you don’t know yet how good the complex is since you haven’t lived here yet.2. The community is great, and the apartment layouts are nice, but they don’t give you what they offer. The model apt is awesome, but when I moved into my apt, it had old and stained carpets in the bedrooms, and they would not replace them. Additionally, stains on the floor and cabinets in the kitchen are in bad condition.3. Leasing office staff is not empathetic at all. They want to make you pay for EVERYTHING. Someone stole my bike from the balcony with the door locked and the manager only printed the contract to tell me if I want to replace the lock, I will have to pay for it. Everything here is money. I expect some RESPECT. Im a resident who expects to live in a safe place and strange people stole my property and they don’t care about it at all!!!4. I had to renew my leasing contract because I was pregnant, and it would be complicated for me to move out. They increased my rent by more than 10% in the new contract and did not even include a cleaning of the carpet. It’s insane, every community where I’ve lived cleans your carpet at renewal. They may offer a good move-in special at times, but the rent will explode after you have to renew your contract!
I am happy to say that I do not live in this apartments. I had a terrible experience with the apartment manager at Aliso. She was extremely rude and unprofessional, making every interaction with her unpleasant. It looks like owners are not reading the reviews on here because nothing is being done. I would not recommend this complex because of her behavior. All the 5 star reviews are made by the applicant that want their 50 dollar application fee back.
*Looking for your 1st apartment? DO NOT GO HERE* ... Apartments are beautiful and good location. But the management is just ridiculous. Leasing agent (Mariah) is unprofessional and not welcoming. They wont tell you the entire leasing process & make the situation worse. I paid the application fees and going ahead in the process which was made so complex and just because all the requirements were not put forward at the start, I eventually have to cancel the application. They dont reply to emails and when you call for solution, the leasing agent just put the phone aside which was very INSULTING ... When I asked for refund of fees due to their fault of communicating the requirement right at the start, they say the fees are non refundable but in contrary if you apply and write a good review then it is given back .. *DO NOT CONSIDER THIS PLACE!!!*

The only reason for all the 5 star reviews is because their model is very nice and applicants get their $50 application fee back after writing a review. I am a current resident, there is a reason this place has so many open apartments right now. Management is poor, to say the least. The employees have no accountability and act like youre bothering them every time you go to ask a question. They had one good office guy that actually cared about residents, he left so now it is all people who cant be bothered, including managers. If you dont live on the top floor you can hear every footstep of the occupants above you. The vehicle gates at the front are always broken so anyone can come into the community. The main gates are always unlocked so the pool is often full of non-residents. Maintenance is a joke, requests take weeks to fill. Not to mention that when you submit a request, that gives them free access to your apartment and they dont provide any notice to the resident the day theyre coming. Took 2 weeks for them to come fix my maintenance request, but wait it gets better. Came home from work to find 20+ different apartment keys hanging out of my door handle. Still frustrated that nobody notified me, I walked into my apartment to advise the maintenance man that they should give notice the day of, BUT the maintenance man wasnt there! My apartment had nobody in it. Anybody walking by couldve grabbed those keys and accessed 20+ apartments instantly. The maintenance man comes back 5-10 minutes later and acts like he did nothing wrong. He left my apartment unlocked with 20+ keys free for anybody walking by, putting not only my things at risk but many other community members as well. I expressed my concern to management and it fell on deaf ears. All goes back on management, but like I said previously they have poor managers who have zero accountability just like their employees. Looking forward to moving after my lease is up and for the reach out to us to make it better reply. If anything changes then Ill gladly update this review.
Cant be that great of a place where someone stole my identity, was able to obtain a unit and the only reason I found out was because there is now a collection on my credit report. My credit has been secure and there has been a fraud alert for this same reasons, I cannot believe a place like this can be safe to just let anyone live there and not do a thorough background check for the price they charge. I have been calling for the last 3 days to speak to someone in regards to this matter and I have not been able to speak to anyone. All I keep getting is a voicemail. What type of business does not answer their phone. Please be careful by being scam by this place now my credit is ruined and I dont even live in Texas!!! worse customer service and dont verify who theyre renting the units to not safe at all!Actually you called me and then blocked me your supervisor also called me and was of no helped. You rented an apartment to someone under false pretenses and Ive been having to pay the price. It goes to show how safe your building is. Cant even guarantee who lives in the property is whos actually being rented to.

Speechless!See for yourself😀”Fast forward ⏩ two years later:I’m leaving a single star in hope that my concerns are addressed by the new management.First of all, there is a growing security concern. There have been recent reports of consistent break-ins. Our neighbor who has two little kids, of which one was a toddler, was unfortunately a victim. I cannot begin to imagine the trauma they have had to go through.When we signed a lease two years ago, it was safe and we didn’t have to worry about getting robbed.Secondly, when we upgraded to a two bedroom apartment about a year ago, we couldn’t move in until four days after we signed the lease.The floors were still wet and they had scratches, the dryer did not function well and one of the ceiling fans had ballon strings tied to it (which we have not been able to use till this day). I submitted a work order and it took them weeks for them to fix the dryer. Mind you, I just had a baby and we had to do laundry almost every other day but we could not dry our clothes and the baby’s clothes.*Quick update- the dryer is not still functioning normally and the fan was never replacedThirdly, the management is lacking in paying attention to details. For example, We’re moving out soon and I’m still waiting for my final rent to be posted on my account because the numbers they have on there is almost three or four times what I have to pay. In fact it is way more than what I pay for rent on a monthly basis. I visited the leasing office yesterday and I was assured that I will receive a final bill today but I’m still waiting and the day is over. No calls, no text, no emails.Lastly, as my family and I are moving out, we’ve applied to other apartments that asked for our rental history/records. We met all the requirements and were waiting for days for our rental history to be sent to the apartments we applied to from Aliso. I visited the leasing office twice before they showed any seriousness in sending the documents back to the apartments that requested it. Unfortunately, most applications are strictly on a time frame because there are other people trying to get the same accommodation you’re going for. I do not want to blame the Aliso at Briar forest for us not getting approved because of their tardiness and nonchalant attitude but I have to. The leasing agents are incompetent and unprofessional.
They have the worst customer service! Looks good from outside but the management is bad. I went in to view the apartment with my husband and there was a guy (think his name is Cedrick) not sure I glanced. Either or, there was no introduction! The energy was off, not welcoming at all. Seems as if he was agitated that we walked in and wanted to view the property. The only thing he asked us for was our id’s. He didn’t give us a tour of the amenities, silent walk to the model apartment, and didn’t even mention anything about the apartment. My husband & I had to ask questions and he was rude! I had to calm my husband down. I don’t even see how he is an agent with that type of attitude. Not a good look for Aliso if you’re wanting to attract potential tenants! I’m good
Just had a tour with this property this past weekend and it truly is a beautiful property with great and useful amenities! Mariah was very helpful with everything and very knowledgeable - getting ready to apply now.
We were excited to move into this complex after our initial tour in December 2020. When we first moved in, we felt safe and secure. There was a nightly security guard that seemed to patrol the complex and the valet trash service was great. And then, after about 3 months passed we had neighbors that moved in below us who smoked weed. We could smell it INSIDE OF OUR APARTMENT. This complex is a no-smoking community. The smell of marijuana was strong enough that it would wake me up at 3 a.m. If you walked into our apartment some nights, youd think we were the potheads. Nope, it was our dear neighbors below us. I was newly pregnant at this point and the smell was 100% nauseating. I called the front office to ask that they talk to the residents below us and they said theyd take care of it. Well, it seems they did do something initially because the smell subsided for a few weeks. However, it eventually returned. At the same time, cars began to appear on blocks in the parking lot. Meaning, all four wheels were stolen from cars repeatedly. Id say this happened 4-5 times in the course of our 1-year lease term. I have never seen this before! A gated complex that requires a hand control to open the gates and there were cars on blocks?! And Im talking about brand new cars that residents had to have towed. WHAT?! Oh no, we decided quickly we would not be renewing our lease for 2022. Other items worth mentioning: the gates would stop working very often, meaning youd have to drive all the way around to the other side of the complex to get out some days for a few days time because they would not be fixed quickly. Oh, and that nightly security guard? They disappeared, turning up every now and then. The complex began to be littered with trash quite often. Staff at the leasing office had HIGH turnover. New, unhelpful faces would appear monthly. Overall, this was bad experience and would not recommend moving here. So glad to be out of there.

The office staff has been more than helpful since the very beginning. The amenities are great, and the lake is beautiful. I currently work in memorial city and decided with the professional staff and beautiful grounds, the drive is worth it. Did I mention this is my second time applying after making the decision to call Aliso home? I highly recommend visiting and leasing here as it has been nothing short of a great experience thus far.
I went to tour apartments with Mariah. There was no problem touring even though it was a rainy day and she answered all of our questions. The apartment and grounds are beautiful.
We toured the Aliso Briar Community right this morning. The community appears to be very well maintained and is secured throughout with access control. We are looking forward to having our first home in Houston at Aliso Briar Forest. The location of this property is what we liked the most as it is a good residential area with lots of sidewalks and lush green lawns to walk around. The waterbody is another great feature that makes me more inclined to finding a home at this property.
I was lured to this place because of the high ratings, and when I decided to get a tour of the complex several months ago, I met with an agent named Philip, who was very customer care driven and answered all of my questions. He even provided information that I didnt ask for. I was so impressed with him and the complex that I decided to wait until a unit was available once the lease at my current place was up. I later met with another agent named Andrew, who was also very caring. Fast forward to now, and they have completely changed their staff who needless to say dont have the same level of care as Philip and Andrew.The worse part is... today is my move-in day and when I walked into my unit I discovered several issues; one of which is one of the doors to the laundry room is completely jammed, and the dryer isnt working at all. This is utterly disappointing considering today was my first day as a resident and Im already coming across issues with appliances that I havent even used yet. They shouldve made sure all appliances were functioning for new residents; this should’ve been top priority.I noticed that being a common problem here after reading some of the reviews, however I didnt think there would be problems on day one. It makes me wonder what else is to come, as this is a bad first impression. Good thing I wont be officially settled in until the end of the month, so Im hoping all of the issues get rectified by then. Im also hoping for a more positive experience as time goes on, and Ill be certain to update my review if so. Until then I am a very disappointed new resident.
Since the time we stepped into look for apartments we were treated so kindly by Philip the application process was so simple and very easy the workers helped us easily with the process and they were very attentive. The apartments are very spacious and priced super well. Very near a school which is perfect for families. Overall a great experience applying and moving in.
This apartment is a NO NO. Please don’t be fooled by the structure. Leasing office staff are super rude. The apartment I moved in needs renovation. I have called and requested maintenance people for two weeks now and nothing has been done. I moved in Oct 13 and till now it has not been fixed. SMH can’t wait to move out . I wish I could remove the one ⭐️
Worse management ever. Apartments are beautiful and location good. But the management is just ridiculous. They wont reply to emails or any follow ups. Even wont send notifications to renew lease. Feels like they dont care about anything. Package system has been broken for months and they just dont care. Packages have been locked in there since.Hope they improve. Otherwise the ratings will keep going down and giving $50 wont work.
Edited on 04 November 2019 : Reducing my rating again due to huge question mark on security!!!! Today around 10 to 15 cars got broken. This is a concerning factor now. How come these many cars get broken overnight and still those burglars manage to escape?? Apartment management needs to take this concern on topmost priority and implement very strict security procedures.Edited on 03 August 2019 - Reduced rating. Lake cleaning issue has been reported quite a few times but has not been taken care since long. Lake water becoming smelly and can cause infection to kids playing nearby. For various reasons, this needs immediate attention and resolution with regular maintenance on time.The apartment community is strategically located in an excellent school district, offers convenient commute to work, restaurants and shopping centers. The apartments are well laid out and come with great amenities. The common areas are well maintained and artistically landscaped. The front office staff is helpful. Overall, great place to stay long term.Looking forward for exciting stay ahead.
One of my friends suggested and recommended this apartment. Thats how, we have visited this apartment complex. Philip helped us during the Tour, clarifying all our questions and showed good care and greet towards residents. The staff was quite approachable and helpful. It has a beautiful lake, nice atmosphere and well laid out structures and walking trails. It has all much needed facilities. I feel it would be a wonderful stay ahead. I will soon provide further update possibly. I would definitely recommend a visit to this complex
I love living here. My neighbors are nice, there is plenty of parking, it is always clean, the staff is professional and friendly, and the apartment has exceptional fixtures. The pool area is one of the best I have seen and the convenience of the 24 hour gym and the tanning bed make life easier. I also love walking around the pond with my little one. I move a lot but I think I may stay here for a while.
The staff at Briar Forest were super nice and attentive. I came to a view an apartment on 10/08/2020 with two children and one of them fell ill upon entry, they were outstandingly understanding and compassionate. Mr. Andrew Miranda took us on a tour of the property and despite it raining at the time we were not rushed. Mr. Miranda took his time in answering our questions and guiding me through the application process. I did not catch the name of the young lady that assisted Mr. Miranda with my application process but she as well was super attentive, nice and courteous. The staff was accommodating and I could not be more happier with my choice in rental property; as the apartment and community are spacious, clean and well maintained. Did I mention affordable as well? :-)
Beautiful and elegant. The night scenery and the pool view with the relaxing water falling off the side of the pool while the bin fire is crackling is really great. The complex is safe and clean. The staff are kind and helpful. And the apartment itself is very spacious and modern. My wife and I love the area very much.
The leasing consultants walked me step by step through self guided tour via phone for expectations and protocols during Covid and in person for the self-guided tour. The agent answered questions I would normally ask during apartment tours beforehand. This was a plus... we walked ourselves through what could possibly be our next home and made note of extra questions we could ask when we returned the keys. Completely enjoyed the different leasing experience with this group.They are well prepared during our pandemic times. The team has shown to be responsive via emails and professional. Made it easy for us to learn about the property and easy to make a choice for our next home. Looking forward to enjoying the amenities permanently.
The leasing staff at Aliso Apartments were very courteous and were able to address all our concerns/questions leading up to signing the agreement. Olga from the leasing department has been awesome and very easy to work with through out the process. We chose this place as it is super clear and for its modern amenities. Looking forward to being part of the community.
I am a teacher looking for an affordable and spacious apartment. I walked in with no expectations and was blown away! Kevin was the one who showed me around and he did amazing at relating each amenity and space back to my life. He was very personable and kind. He wasnt just trying to sell an apartment. He went through each type of apartment explaining what his opinion was on the amount of space and furniture. He made me very excited about this experience and comfortable choosing this space!
Posting to receive my application fee reimbursed.I appreciated the help that Sedrick gave me on today. The apartment complex was neat and I really liked the 2 separate entrances. I can appreciate how the management team takes pride in their complex and updates as I toured during a pool update the complex was doing. I will be applying. Basically this was a first look as I happened upon the complex on today while driving. Gets a 5 star from me thus far.Update: the communication is not the greatest. I do not recall my fee being reimbursed either. Nice complex but the communication leaves much to be desired.
Aliso community is simply beautiful and probably has the best apartment layouts around. I never had such a great experience with the leasing office staff. Philip and Marcelina were amazing and made this process easy and smooth. I definitely recommend this apartment to anyone I run into.
Came to Aliso today to inquire on renting and a tour. Mariah the leasing consultant was AWESOME! Very helpful, informative, and efficient! The application process and tour went smoothly!
Me and my boyfriend toured this complex not too long ago right before Easter with I think her name is Ayana. (I read the reviews before I went in and I was worried about guest service - but then when I was with her I noticed that she’s just like any other normal person at work lol) Not too sure what her name was but it was a nice tour. The gates were working, the pool area, gym, clubhouse was clean (I even drove inside to see what the dumpster area looked like - it was clear) We toured the Tyler which we instantly fell in love with. I wanted to see one of the other 2bd, 2 bath but they didn’t have any available. Instead she showed us videos which was a better solution to that. I see myself living here even though the reviews made me a little skeptical.
Found the property online searching for apartments. I had an amazing tour this past saturday with Mariah, she was super nice and helpful. I really appreciate how thorough she was explaining everything and the process of applying.
I visited about a week ago in town from the East Coast. The apartments were beautiful. At least the model unit was, so I hope that the actual units match what was presented to us at the time we visited.There were so many people waiting, but Mariah our leasing tour guide, was the only one on duty, and handled everyone with grace, professionalism, and expeditiously as she could considering she was the only one working. She was super sweet, cool, and informative.The grounds look well kept. If I decide to move to Houston, it will definitely be at the top of my list as a place to rent. I wish they would have some move in specials though. The apartments are pricey, but they do have excellent amenities.After reading through some of these reviews and seeing pics, though it does make me hesitate about renting here, that you cant see your unit before you move in, and do a walkthrough of the unit. That doesnt seem right. Show me the exact unit Im moving into, if I decide to lease that way there are no surprises. These apartments cost too much, not to move into a next than stellar, and clean unit that I can see before I actually move in. And if people move in, make sure their unit will be move in ready before you have them hand over all their money and spend funds on moving expenses.I hope that the new manager I see commenting here will take this into consideration as they implement new processes and procedures. And I hope that with a complex this big, they would definitely consider having more than 15 visitor parking spots. I lived in a complex before, and parking was a nightmare, but you could get parking passes any day of the week, and for weekends so that your guests could visit and not have to worry that a night out would cost them $250 tow fee. I look forward to touring these apts. again next time I visit Houston, and potentially becoming a tenant. Thank you Mariah for being a hard worker and pleasant to everyone you helped that day, because there were a lot of us.
We moved to this apartment community 3 weeks back after staying in another community for 6 years and we have not missed our old community for a single moment. The apartments are so well designed. there is lot of open space and it has the best amenities. Leasing office staff is very friendly, helpful and accommodating.We are loving it here.
Did a tour with Marlon and loved the professionalism. The property grounds are well kept! Love the amenities the property offers! Definitely making this my next home!Update: I am a current resident here at Aliso and I am very displeased with the response from management about the concerns regarding parking on the property. For the size of this apartment community, 12 visitors parking inside the gate is very unacceptable especially when you are still allowing residents who have permit stickers to park there. I have called the staff and spoke to Phillip twice. The only resolution is to park in front of the leasing office or along the exit gate, but what do you do if that is filled to capacity. It’s like this property doesn’t care regarding you having visitors. I pay well over $1600/month to stay here and can barely have guests over to entertain because of this madness with parking. My guest would have to be here by 5pm to even try to get a parking spot because residents park in them all the time. You guys sent out notification about residents parking in those spots and action still hasn’t been taken. For several nights I have walked the property just to see if same vehicles are parked in visitors spots and they are. I don’t understand why they don’t make more that 12 visitors parking around the community. When I first moved, parking was first come around the entire community except for under carports. Very displeasing and I would definitely not be renewing my lease or referring anyone to this property due to lack of parking and the lack of communication from the property owner who I have requested to speak to by phone and email.
Forget the good reviews. My move in experience has been awful. I regret moving here. First I was offered movers who showed up at the wrong time and didnt speak English. They damaged my furniture as well. Then, upon move in, my dishwasher was clogged with water, there was damage on one of my doors, the unit didnt look like it had been professionally cleaned, and worst of there were two live and three dead roaches in my unit. My neighbors are disruptive throughout the night and their children bang around all day and scream while Im trying to work (I chose a top level because I hate to hear my neighbors. So much for that). I put all of this on my condition sheet and NO ONE has put in a work order, a service order, or even checked on my apartment.The units look nice hence the one star, but this place is overpriced for what you get. I couldve lived like this for half the price if I wanted to.

I adore these apartments, and Im planning to move in soon. However, the only internet option available here is ATTs 75mbps service, which seems a bit outdated. If you could provide alternative internet options, Id gladly rate this place with a full 5 stars.
For me it all started with my phone inquiry about the Apartment and its availability. Trust me, it was the first and best impression. They greeted me well and clarified all my questions with patience, that gives more comfort and confidence to any resident.Rgd the Tour, Philip was the leasing consultant who really proved it was worthy visit. So patiently showed us around 5 model units and explained all the details.The apartment complex was so pleasant and beautiful with soothing atmosphere. During the tour, the staff and management were so helpful. Importantly, Phillip was amazing dealing with us. The complex has amenities like Club house, Gym, Kabana, beautiful lake, pool. We loved it. So far so good. I highly recommend visiting this place if you’re looking for a beautiful and well located apartment.12/01/2020 - Just wanted to pass a feedback about the maintenance. I had to do more than one follow up for few fixes in my unit. But thats understandable during COVID time. I want to appreciate Mr. Hector for his good work. He was nicely responding to all my questions while doing his job.
I would just like to say that Mariah was the best. She exceeded all of my expectations and more, from setting up appointment for myself as a newcomer to Texas. I feel totally satisfied with the apartment and staff that welcomed me to such a wonderful experience. These apartments had all the amenities to fit my needs . I found Safety and convenice were a top priority and I would highly recommend. ✔️
Love the layout of my apartment! A modern, open space with so much attention to detail with the beautiful hardwood floors, light granite countertops and I love, love my stand up shower! The staff is great; they really go out of their way to take care of you. The pool area is just beautiful. I would definitely recommend this apartment to anyone wanting to live in the Energy Corridor; great combo of luxury and coziness.
We really enjoyed our stay in this apartment,, employees are very friendly and remember your name very fast, packagjn service was very convenient once we were setup, everything was clean and well maintained. I didnt love the appliances (washer/dryer/dishwasher), they should upgrade soon. Overall very pleased with the experience.
Awesome customer service. We walked in in search for an apartment. Philip guaranteed us this would be our first and last stop and he was right! The apartment is beautiful, the property luxurious, the leasing agents all jewels. 100% honesty, the rates are really reasonable and we got a half off special for our first month.
My experience with Aliso apartments so far has been amazing. Marcy toured my boyfriend and I twice, and she was so helpful with the whole process as it can get difficult with it being our first place for the both of us! We looked at other properties in the area and nothing stood out like this one. It had everything we were looking for. The landscaping of the whole place looks amazing as well as the pool/ entertainment area. Phillip helped us so much through the paperwork process and answered literally any question we had. Fell in love with this place simply based off of the super helpful staff, and the beautiful landscaping as well as the apartments. I look forward to living here!

Elan Briar Forest is a nice place to live but not the level of luxury that I expected at these prices. The community is absolutely beautiful and well kept, but it was constructed just as cheaply as it is picturesque.There is ENTIRELY too much going on in this area. The NOISE from Briar Forest Drive and State Highway 6 are unbelievable and nonstop. You might as well live next door to a race track and I am not kidding. Elan is in the path of the West Houston Airport so there is plane noise all of the time as well. The apartments are very poorly insulated so you hear everything going on outside and people are very noisy here too. While the pond and pool area are great attractions, people are around it all day screaming, laughing, and being inconsiderate of other peoples homes literally 24/7. People are also incredibly lazy here as well...leaving dog droppings, trash, and all sorts of mess in the community and breezeways. The windows, walls, and doors are all very thin and already showing age even though the community is only 4 years old. The apartments all have a patio door that you must enter before accessing your front door and people SLAM those doors to hell! The doors are cheap and the entire building shakes all day. You will hear each person enter and leave their apartment all day. The air conditioning units are loud and you hear their constant hum even from my 3rd floor unit. Ive heard my neighbors through the walls on several occasions and believe it or not...I can sometimes hear my neighbors through the floors who live below me!!! Some days I cannot focus, sleep, or enjoy my apartment and I hate it. Parking can be tight but is usually reasonable. The entrance/exit gates regularly break every couple of weeks and its a security concern. The community does have a security guard but Im not sure why...they literally sit in their car in front of the office all of the time and maybe walk the property once every couple of hours and seemingly let anyone in the gate who doesnt have a tag with no questions asked. At these prices you would think the residents are of a certain caliber right? Not so much. I regularly hear cars pulling up with loud music blaring and the people under me regularly smoke weed out on their balcony. The apartments did not flood during Hurricane Harvey but the entrance driveway and entire surrounding area did. The resident events are pretty low energy and not exciting but I appreciate the office staff for trying. The interiors of the units are wonderfully designed and with good quality appliances. Again the community is absolutely stunning but its a different story when you live here. I will be leaving and cannot continue to pay these prices for these physically attractive but astoundingly cheap apartments.
Me and my significant other viewed the Aliso property a few weeks ago and it was a bit of a wait time to speak with a agent in regards to seeing a model but Marlon did greet us and informed us he will be right with us. While waiting to be helped I was able to grab some coffee and tour the clubhouse area and scope out the residents. Once Marlon was able to assist us he gave us a wonderful tour of the apartment complex and led us into a spacious two bedroom and three bedroom and went over amenities. I will say apartment complex appears to be quiet and residents appear to be neighborly. Needless to say, we are in the process of doing our application process and will do a follow up review in a couple of months if approved.
I just moved to this complex, and from the first day we came in for a tour the stuff was very helpful. Marcy was very nice to us she took her time and showed us all the apartment explained all the details and follow up in everything regarding the application. The apartment is nice and the complex is very clean and organized. I highly recommended for family environments!
Apartment looks pretty and nice but I saw a few cars on bricks with missing tires, so I didn’t bother to tour. what’s the point of being nice and pretty but it’s not safe for tenants or their personal belonging.
Apartment complex is well taken care of and the staff especially Marlies Fernandez has been very helpful and quick to help with any questions and concerns. Love the dog friendly environment and the beautiful huge dog play area. The pool area is also stunning and I feel as when I’m there I am at a resort. Complex is in a great area.
Im very pleased with my apartment. It has a beautiful view of a lake with the fountains. The staff is very friendly, professional, and prompt since the very beginning. A few minutes to shopping centers, parks and and prestigious schools. Just in the middle of everything!! Thumbs up Aliso!
The property is located in a nice residential area and zoned to exemplary school. Apartments are super clean and they have nice floor plans. Marlies was fantastic as my leasing consultant and helped me find the right apartment that suit my needs. Looking forward to a pleasant stay!
We visited the Aliso Briar Forest apartments for a tour about a month ago and really loved the property. It was clean and we loved the amenities. Irene took care of us and showed us the property. She is professional and was willing to answer all of our questions. We are looking forward to moving into our new apartment at the end of this month!
Do yourself a favor and dont ever move into these apartments. where do i start? when i moved in they gave me the dirty apartment, the toilet was completely dirty yellow inside (it was really disgusting) the floor and the fridge dirty. The kitchen blew a fuse when I tried to turn it on to cook, the dishwasher was broken and was leaking water and I was not satisfied with all this after 2 months of living here I was robbed, they broke the door of my apartment and stole my belongings, they broke my bed, they threw all my things and made a mess. I asked the administration to give me an apartment in a better and safer place or to let me leave without fulfilling the contract time and they did not help me or take responsibility. Now I am going through a lot of stress to be able to live in peace in this place. Do yourself a favor and stay away from this property. I cant sleep because of the fear that someone at any moment might want to re-enter my apartment, its horrible. I would like to give zero star
Overall I had a good move-in experience although there were some issues with AC unit and appliances like dishwasher and garbage disposal. I am impressed by the quick response from management team to fix all issues after I reported the issues to them. I have lived in the apartment for a couple of weeks and I like this place so far.
This has to be the nicest looking apartment with the most terrible and clueless management. From the light skin young lady that never has accurate information, to her other partner to her left (the tall lanky guy with space teeth), to their supervisor Freddy, all clueless and clearly incompetent.I’ve lived in this apartment for the past 3 years and have watched it deteriorate in quality, year by year. Please pay no mind to the 5 star reviews you see here, this clueless management pays new residents $50 credit for good reviews.If only I could give 0 star, that’s really what they deserve.
I have not moved in yet. But my experince with the Management office has been smooth. Everyone is professional and responds in a timely manner. Both the Leasing agent and Managers are very knowledgeable and respectful. I look forward to a great year living here.
Apartment management is not responsive. Many breakins and theft in apartments. We get charged heavily for amenities. The asst manager Alana is very rude and disrespectful . She doesn’t listen to residents and starts abusing. The management hasn’t taken any actions against her after many complaints from residents. They pay to write reviews so don’t go by ratings.
Have been here for 7 months now and have had a very good experience so far. The apartments/gated community is safe for families raising young kids and have nice ambience for evenings walk and kids playtime within the community. Good school district comes as a additional advantage of living in these apartments.
I’ve been living here for a year and 8 months. I don’t want to jinx myself but this has been one of the best living experiences I have ever had the 11 years I’ve been here in Houston. I’ve lived in the energy corridor but none of the previous luxury apartments I’ve lived in compares. When I moved in they provided movers twice considering I moved into a different unit a week after moving in. The staff is awesome, I believe it’s been some changes since I moved in but I haven’t noticed everything has still been so great! Very beautiful and spacious for good prices.Upon moving out I completed a move in sheet where I STATED THAT THE FLOOR WAS DAMAGED FROM LEAKING FROM THE FREEZER! Despite reaching out to the maintenance multiple times! Making a complete that the ice machine was causing leaking and ruining the floor they still charged me 2000!!!! Completely unacceptable and no help after this when talking to office staff!
I will be moving in the Tyler floor plan within the next 30 days, I must say I love the floor plan, it was absolutely beautiful , Sedrick my leasing agent was very patient, calm and professional. I do look forward to my move. If your looking for quality Aliso is definitely the place to be!!!
My mom and I for several months have been looking for an apartment we went to many apartments, but we never found an apartment that we both liked it until now that we went to Aliso Briar Forest that we actually found not only an apartment if not also a house. The community is so pretty, and it looks so clean. Besides they have great floor plans and the amenity that you would need. And the person that you should go Marlies Fernandez she went above and beyond when giving us a tour plus she really take care of us because she was really kind and has so many patience with us. I highly recommend visiting this place trust me you won’t regret it when looking for a peaceful and beautiful place to leave. - Anghie

I have been living in this apartment for years. I am disappointed with the way they respond to the emergency. I have a leak on my washer. My bath room was flooded with water. I sent email on Thursday night and call them on Friday morning. The lady who picked up the phone wrote all the issues. None of the maintenance come to check the issue. I call again on Saturday at around 3 PM. One of the staff said there is no maintenance request or note in the system. I didn’t have an issue like this with the previous management. Will see if the maintenance check the washer and other issues on Monday.
Very clean and beautiful apartments. Perfect place to take a walk around the pond and you can see kids playing and having fun. loved living here so far. Staff were very helpful with our immediate move in request. Chris did a great job and was very helpful.

Not only is the property beautiful, but they have such a friendly and helpful staff to help out with anything you need. This is the best apartment property you will find in the area. Irene at the leasing office was very helpful and whole sign in process was very simple. They even let me switch apartment units when a better unit showed up the next day. I am really looking forward to my stay here.

Pros: did not flood, excellent maintenance service (simply love Mario and his team), green surrounding, lovely pond area, concierge system for package delivery and update gym. Updated kids club.Cons: neighbours are constantly hosting noisy pool parties disregarding all the community rules. You would not be able to use the pool during weekends with your family because its always so crowded with people from outside the community. Theres not outdoor playground and the kids usually play in the parking lot something thats not only noisy but its also really dangerous.Update 4/1When you dont have a manager on site in months everything becomes a mess.The neighbours have confused liberty with license and thats the reason why the community ends up paying an awful price.1. Once again the kids turned into a dumpster.2. Everyone decided to follow their own rules so despite pets are not allow on the patios youll see them everyday and without their owners presence.3. Not only many neighbours decided that having a gas grill is allowed but also some of them think that theres a good idea to place them in the green area around the pond and do a barbecue.4. In here youll feel free to host a party no matter the hour. I already called security twice but no-one came or even bother to call me back and my sweet neighbours kept on with their loud music.The only reason why Im giving them 1 star is because of the maintenance team which is really helpful. As usual thumbs up for Mario and his team.
I visited several places today but I had the best service and I felt so informed about the living environment. Mariah was so helped and she actually listened to what I needed and helped me make a conclusive choice. I had a great time and I would feel really comfortable living here.
Office people , Mariah and Cory, are very nice. they took me around and showed the apartments. Move-in process is also very smooth. I like the community here.
This apartment home complex (Aliso) has a great value for what all amenities they offer. I toured this property this past weekend with Sedrick and upon looking at the model unit I was sold and ready to submit an application. I am looking forward to living here and plan to enjoy my time while in this community!
Love the apartments. Im moving soon. However, they only offer ATT 75mbps internet which is old age internet speed. Seriously!! We are at an age of working from home and online gaming. And those speeds are ridiculously slow. Update this and ill give it a 5 star. Give us other internet options!!!!
We were looking for a new apartment home and after looking at a number of properties in the area, we selected the Aliso. The layouts and amenities are fantastic and the service we have recieved from the staff is fantastic. Especially Olga, she is extremely nice and made sure that we had all the information needed to make a good decision. Were glad to to call the Aliso our new home.
Its a great community to live with very good Security patrol in the night times. the pool area looks like you are in a resort area. Very good co operative staff and very quick response on the maintenance requests. The community resident events should be more like games and raffle draws.Except one issue of the very high monthly rental, this place looks like a paradise.
Mariah was so knowledgeable and informative about everything to do with the property. She literally left little room for questions at the end. Because of her warm nature and knowledge of the property, we signed and started the application today!
We are very happy here at Elan.We love our 2 1/2 bedroom apartment. Its very spacious, and the floor plan its very functional. We have a lot of windows and its nice to have good natural day light.Everyone at the desk have a good attitude.The only thing I would complaint about is our neighbors who have dogs, they dont pick up after their dogs. And we see a lot of dumplings in the nice grass and gardens. Also, the dog park is always dirty with dog poop. I think Elan has to be more strict with the people who have dogs, and make some rule about that.
Apartment maintenance system is horrible, no one will take care your maintenance requests. Our apartment lock was broke and I’ve raised so many requests to fix it but nothing happened. Due to this, one day the lock was totally not working at all and we couldn’t go in and waiting outside the whole night for someone to show up and help us. This wouldn’t happen if the request was taken care when it was raised in the first time.
I came in to view the property and check the availability. Terri greeted me with a cheerful welcoming smile. She was helpful and very informative. The units are new and up to date, great floor plans with spacious bedrooms and kitchens. Washer and dryers in the units are definitely a plus.
Before I loved this place a lot. But after 6 months I have moved here, everything has change. the gate has broken from June until now. I talked to staffs 2 times and still hasn’t worked. last week, the labor day, I couldn’t find any parking space at the midnight, I parked in the handicapped and then, they towed my car. I have no choice for parking my car. how could I do ??? the lake is so dirty, sometimes it smells bad. I am very disappointed. I still have contracted 3 more months. Everything is too much. It is not worthy for my money I spent here.
My husband and I came in to check out the apartments they had available, as our lease at our old place was coming to an end. All in all, I can say that Marlon made it a great experience! He was very tentative to our needs, and tried his hardest to find the perfect apartment for us! Thanks again Marlon for everything you do!!!
I really like the apartment and amenities moreover the leasing staff are more friendly and helpful. Especially Phillips who really took time in explaining and showing all the units whichever I am interested in. Also he was very prompt in responding to all my queries and followed up proactively till the end. amazing experience with Phillips and leasing team.
Chick-fil-A has better costumer service then this place!!! The lady who showed us the apartment was amazing and had fantastic customer service but she no longer works here. I had an issue and they did a terrible job at handling it (staff/property manager). Do not move here. Been here for less then a month and ready to move out! Wouldn’t trust their reviews because they offer you a discount off of rent. All of the front gates are left wide open for anyone, thing, or object to come in ( they say it’s because of lightning striking and damaging something, we were understanding for awhile but it’s going on a month, REALLY!!!!), and you can’t access the gym unless the office is open (so for those who work out super early or have a job, keep your gym membership because you are not working out here). We were promised a gated community and a 24/7 gym, where is our compensation at?
Mariah was very helpful with answering my questions regarding living in the complex. She was kind, very knowledgeable, and honest. I was able to tour all three one bedroom floorplans. I appreciate her honesty and her professionalism.
The property is nice and clean with a great view. Andrew from leasing office helped us a lot in choosing the apartment as per our needs. Move-in process was smooth and staff helpful in setting things up.
Alana helped me so much with looking and applying for this apartment. She was very nice, attentive, and informative. Also gave a great tour around the apartments. Really took her time making sure I was satisfied.
Check yelp reviews. Mariah is unprofessional and not welcoming at all, her attitude was very nonchalant and seemed lazy to us. My husband and I came today to tour the complex, the door to the office wouldn’t open so I called them to ask if they were open or if maybe we were trying to open it wrong ? Mariah answered the phone and stood quiet when I explained we tried to open the door and then told me to just “open it” her tone just seemed like we were dumb. We still went back in to give the apartments a chance and for us to speak in person with her. As my husband was talking to her she started walking away while answering him he couldn’t even hear what she said. As soon as I walked in behind my husband, she did not greet us, no type of friendliness simply asked if we were looking for a one or two bedroom. Wrote down prices and gave us papers with information. I felt like we went to a McDonald’s or something. We will definitely not be considering moving here
Loved the move-in experience. Everything was easy to get set up, the apartment looks great, and when management wasn’t happy with the carpet after a shampooing, they replaced it IMMEDIATELY with new carpeting. My wife and I are going to enjoy it here.
We were looking for an apartment and browsed through a lot of them online. The one that really stood-out because of its location, landscaping and that clean “new” look and feel was Aliso. Went to checkout the property and was greeted by a lady who put us to Marlon. He did an awesome job of taking us on a tour of the property, he showed us a couple of apartments, and explained each aspect of living there and the privileges that were on offer. Later we met Mederick, the Property Manager. Mederick was also very helpful in taking us through a lot of other formalities and provided a lot of important information. Thank you guys! You were awesome. Booked an apartment the same day. Looking forward to living at Aliso! Definitely recommend!
Aliso Briar Forest Apartments is one of the best apartments in the area. It has a mesmerizing lake view, amenities are amazing & staff if very well behaved and helpful. I very strongly recommend Aliso for a pleasant stay in Houston.
I was there multiple times, checking the property, seeing the apartment, making sure that it would be right choice and every time I saw a very clean maintained property, and I was also impressed by the patience and dedication of the leasing office girls with all my visits and questions.
The staff at the leasing office were very helpful. I was able to talk to them often about my questions and work together to get everything in place for a quick turn around on a moving date. The facilities and apartments look great and the location is perfect.
I love my new apartment home !! The amenities, the appearance of the property itself, our pool and lake to die for, and even the apartment floor plan and all its trimmings JUST LOVELY. However the parking, I’m sorry I have to say SUCKS !! My apartment is the first building and most of the time I have to park all the way in the back of the apartments. It feels like a journey. Let alone I live on the 3rd floor so there’s a climb and with all the money monthly I spend and I’m sure the other tenants They didn’t think to construct an elevator in these Luxury Apartments 🤷🏾♀️

Grass etc on grounds or well kept. May i add very quiet and peaceful. It is also located around lots of restaurants, grocery stores etc..Id definitely recommend this property to others.
Phillip was really nice and helped me with the move in process. I have lived here for 3 months with no issues. My last complex had parking issues but at the Aliso the team makes sure residents are guaranteed parking no matter what time them come home.

I have lived in a few other apartments before but I have not had as many complains about the others as this one. In my apartment there are so many bugs. I have regularly seen spiders, silverfish, cockroaches and fruit flies everywhere. When I moved to the apartment, it was not cleaned well, and I found the fruit flies dead all over including several in the refrigerator. I do not like to have any fruit out now since the problems becomes so bad, they land on my food as I am eating or preparing it. I have asked them to send pest control, but it really doesnt solve the problems. The apartment also does not get any cell phone signal inside, so I have to constantly be connected to wifi to send messages or calls. I have an awful smell that lingers often inside my apartment. Some of my friends say it smells like dead rats are in the walls. The trash pick up is not at a consistent time that I read on the lease, so if I do not have it out early enough (but not too early or you get a fee), it is not picked up. It would never be a problem, but since over $25 dollars are paid for the service, it gets annoying. Also the parking is a nightmare, many large and extended families live in smaller units, so multiple family cars park by the buildings. If I am not here by 7, I have to park very far. It is also important to take into consideration that although having wooden floors looks nice, being the downstairs neighbor to a loud stomper is not fun. Carpet helps with the noise, but with wooden floors, it seems to make the stomping sounds worse. For paying so much rent and living in such stressful conditions I do not think it is worth the money to live here. I am sorry.
New to the community and the staff was amazing during my transition. The new property manager is very professional and will go above and beyond to help his residents. I highly recommend this property to potential residents. You won’t be disappointed!!!
Aliso Apartments is a premium Apartment community in a prime location in Briar Forest Drive. The community is beautiful with all modern facilities. The staff is very friendly and helpful. Overall it was a great experience.
Beautiful apartments with great Amenities. Perfect place for your Kids to play in the evening and great schools near by. Pond area is very good for an evening walk. Staff was very helpful especiallu Andrew who helped us with intial tour of Apartment. Overall great place and location in energy corridor.
Most disorganized and ridiculous apartment staff that I came across. I have faced a issue in the equipments in the apartment which let me to pay a electricity bill more than $100 per month for single bed room apartment. When I put the maintenance request they were keep saying that there was no issue and the issue is with our usage for the past 7 months. We decided to move out from the apartment due to this issue on last december and then only they came and look into the issue and tried to fix the same. This apartment management is very disgusting. They are doing the game of keep changing the management when they cant resolve the issue and telling us that the earlier management have handled the same and now they are not available to resolve this issue. DO NOT EVEN THINK OF COMING HERE. This apartment is the worst apartment that I have seen.
Miscommunication issues and more miscommunication issues ! Nice complex, seems legit until you go and pick up the keys to an apartment that was given to someone else without communicating to us that we were being switched to a different unit. No to mention we had already switched all of our services to that unit and we were being informed it was no longer available! Now that’s bad for business and not very ethical but again it’s all about the money ! The gentleman upfront is very nice, helpful, courteous and truly wish him the best but lacks communication . Most likely, it an issue of training and poor management, I’m assuming. This was definitely a sign that this is not the community we want to be at and Like I said miscommunication ever since we signed up.
Visited this apartment for one night as visited a friend here. Car got towed next morning. Apartment barely has any visitor parking spots that get full every might. Someone from management then comes in the night and calls towing service to get visitor cars towed.Its a way of making money as by not providing enough spots there always will be some visitor who does not have a spot to park in visitor parking.Be aware of inviting guests if you plan to stay here.
I lived at Aliso for 20 months at the beginning it was very well then everything started changing to worst. My family members even got their cars towed having a parking sticker , then every time we had an issue it would take forever to solve the problem. Now that we moved we have been sent and called through collection for a $61 bill and that bill was paid !! I even have called the office and claimed that and still receiving a bill . Before we moved the apartment was fully cleaned and they charged a cleaning fee It has been a very bad experience and so irresponsible from that management !! I really can’t describe how irritating it has been to go through things just because the management can’t be responsible and some personnel working there don’t give a message to the manager to solve problems neither to help a resident!! I don’t recommend it at all
Aliso apartments are beautiful, amazing environment. I fell in lv with the place at first sight. The ambience is amazing. Excited to be moving in to this community.Philip the leasing manager is a gem. A real asset to the Nals company. If customer care, was a person. It would be Philip. He was warm, patient, kind and extremely knowledgeable and professional in handing the leasing process. I went in stressed and came out smiling. Thank you Philip... you are awesome.
Aliso definitely met all expectations when it came to amenities and the level of hospitality given out by leasing staff (Mariah). My roommates and I were convinced with leasing at the complex almost instantly after touring! Looking forward to being future residents.

Aliso Briar Forest is a truly beautiful apartments complex. Spacious, well kept and having very dedicated staff that are eager to help out whenever they are called upon. I recommend to anyone looking for a more than decent apartment to lease.
Beware most of the 5 star reviews are incentived by a lower application fee. I lived here for a year and mostly enjoyed it. About 8 months ago it started to go down hill. This complex was not built with enough parking. To fix this, they designated 13 parking spots for 13 Buildings as visitor parking inside the gate and will tow any guests parked in a resident spot. This is apparently okay because it says so on a very small sign on the gate. When covid happened they closed the office. Understandable. However, they then stopped answering the phone as well. They also stopped returning phone calls or returning emails. Very little professionalism and poor management.
The apartment complex is very nice and staff members are friendly and much helpful.The pool is clean and lovely.They have childs play area plus nice gym and overall I recommend this apartment complex.

This is a birds nest that is right outside of my unit. Ive mentioned this to management at least 3 times and nothing has happened. There are birds draped all around my unit and bird droppings littered everywhere.Ive been living here for 3,5 years through multiple management/ownership changes and am on my 4th lease here, so Ive been a loyal tenant. These people have gotten their moneys worth from me and cant even respond accordingly while Im having to deal with this filth.
I just moved in and it has been a pleasant experience so far. Beautiful place, excellent facilities and it is located in a good neighborhoods. My leasing agent, phillip, was very cheerful, welcoming, helpful and informative. He is simply the best!
This place has turned out to be a total disappointment. I moved here September of 2015. The Manager and leasing agents were extremely helpful and despite a few bumps in regards to the condition of my apartment, things went smoothly. Fast forward a few months, manager changes and shortly after that new faces in the leasing office. As of today, I don’t believe there is a single person in the office who was there when I moved in. There is a drastic change in customer service from the front office. Some examples of issues, gates don’t work for over a month, supposedly due to a “lightning strike.” Submit a work order to have battery changed in beeping smoke detector. Gets marked as complete, 3 am same night, starts beeping again. Community policy says to put your trash out between 6-8 pm, trash pickup starts promptly at 8. Go to put trash out at 7:30 and they have already passed. Management has been made aware of concerns, will respond to emails but no actual improvements are made. My most recent issue with them has to do with the gate access devices. I live alone in a 2 bedroom apartment and have multiple vehicles. I was told that I could purchase an additional gate access tag for $50. This is how my lease words it:Remote control for gate access. Each person who is 18 years of age or older and listed as a resident on the lease will be given a remote control at no cost to use during his or her residency. Each additional remote control for you or your children or other occupants will require a $50 non-refundable fee.I was informed that I could purchase an additional tag, so I did. 2 nights ago I came home and my gate access tag would not work. So I went to the leasing office today and was told that I was not allowed to have 2 tags and I could only purchase a replacement if mine had been lost or stolen. Mind you there is a separate paragraph on the addendum in regards to a last/stolen access tag. The above paragraph, as well as the leasing agent who I spoke to prior to moving in made it clear that an additional tag could be purchased. I pull out my copy of the lease agreement and go back to the office, the leasing agent tells me that “I do not understand the context in which that paragraph is meant.” I was genuinely confused as to how I could be misunderstanding that paragraph. It was pointless to continue arguing with her so I left.The point is, they really don’t seem to care anymore. The atmosphere here has changed drastically. There was jut a shoot out in front of my building at 3 am on June 14th. They seem more concerned with filling apartments than getting quality residents.
One of the best for families! With its amenities, functional and beautifully structured floor plans and the quality in every piece... your child also will have so many friends from different cultures, playing in the site, like the old days when tech did not start to separate people with personal screens. Definitely would recommend!
