Amazing leasing experience...I love my new home! Rachel was my leasing agent and she went above and beyond to ensure I found the unit I was looking for. She thoroughly answered all my questions and concerns, and I cannot thank her enough! The amenities are exceptional, and I absolutely love my high rise view! The concierge and staff have been extremely helpful as well. After touring other apartments after Allure, I felt extremely disappointed as it was not nearly as nice as Allure. I’ve been here a month and have no complaints. There were a couple of minor maintenance issues upon move in, but maintenance took care of them immediately. Rachel was my leasing agent and was extremely informative and patient with me during the process. I changed my mind on units three different times and she remained patient and pleasant. I had concerns regarding cleanliness and maintenance after reading reviews, but I haven’t had any issues since moving in. Lastly, my view is amazing!
Recently relocated to Houston, Allure is a very nice place to live. Great shout out to the leasing specialist Rachel, she is awesome! She is very patient, very helpful, and professional. Gave us very great tour and very detailed follow up email. I feel very welcome. The whole apartment complex is very clean, I feel safe living here. Many options for the floor plan, and amenities are great. Move in process is very smooth too.
I have lived in a variety of luxury apartments over many years and Allure is the first place that truly feels like Home. This is due to the most recent Community Manager and team put in place by her, Jackie. There were several managers and staff since I moved in just over a year ago. Once Jackie took over the role of Community Manager ... I noticed ongoing improvements. At first I was not aware of her role yet we would cross paths throughout the building and she was always hustling about doing tasks that were above and beyond what I would expect of a Community Manager. I now lovingly refer to her as our House Mother. The Property now feels more like a Home of which is so fondly and lovingly taken care of ... catering to the building functions and personal needs of the residents. Having such a personable, hard-working House Mother reflects in both the building and staff. I also hear the same comments from other residents in the elevators and social areas. That is so RARE in a building to hear residents saying glowing things about the Community Manager .... yet our House Mother has achieved this. Even the Amazon and Postal delivery staff have commented on how organized the package room is since Jackie took over. In our very impersonal world that has changed so much over the years ... I am writing on the topics as such ... as it is so rare to come across a person who can make one feel not only safe and secure of which is most utmost important in living in a city ... but a person who can sense in just walking by ... that one may need a hug. If one is looking for a beautiful building ... upon driving up a wonderful, helpful Valet staff ... to a breathtaking entrance .... a smiling concierge .... great leasing staff .... quick, responsive maintenance team ... FUN social events .... (the residents dont feel like strangers to each other) ... and a House Mother who takes care of it all!!! This is your home. Welcomed with a hug.
Ive lived at Allure for almost 2 years & I am consistantly impressed & satisfied with the valet service at Allure. Once I text them, they work as fast as possible to retrieve my car & never experience any delay. They always have a smile on their face & greet with genuine kindness. The valet service at Allure has elevated my overall living experience tenfold.
They will say anything to get you to lease hereEverywhere in the building always smells like weed.When the neighbors smoke it gets into my unit as well. I have complained 10 times to no avail.If you put a Maintnace request it will not get done u less you follow up with them 10 times and even then things don’t really ever get done. I have spoke to the manager face to face and been told multiple times that he would handle it right away and it is never handled.Please read all the reviews before getting an apartment here. All of the bad ones are true. Quantity over quality here unfortunately I have been contemplating breaking my lease because of how badly the management is here.The only reason this building is still in business is because of the views from their units. If my unit itself was as bad as the management here I would have been gone a long time ago.I am very easy going and pretty hard to upset but at a certain point you can’t chalk it up to it falling through the cracks, it is almost as if they are ignoring you or just don’t care on purpose. I mean legitimately if I have an issue it’s almost as if I have to go down there in person and drag them up to get them to even take a look at it.Also their 24/7 courtesy officer that is advertised to you on the routes is not available via phone after 5PM. So if you have a noise complaint to make or need something and you call them they will not pick up, you have to go down there in person to speak with them which is not normal, they have a phone and should be reachable at the front desk.The valet also keeps your keys and they are not here which is another thing I was lied to about on my tour. So when the valet leaves at 11PM-6AM, if there is an emergency and you need to leave or get your keys, you will not be able to as they are locked away without access.Things they told me would be fixed and replaced in my tour were A. Not fixed like promised when I moved in and B. They came and said some of the things we agreed on wouldn’t be possible to be replaced. Mind you this is after they already agreed to make the changes and repairs for me and after I have already moved in. They literally just told me they would do those things to get me to sign the lease and now that I am in the unit they don’t care. They are nice to you in person and they will tell you to your face that they are going to get things done but they lie and it always ends up “slipping through the cracks”Elevators are also always broken, and smelling like weed.It takes a lot for me to write a bad review, it’s not something I normally do but I really wish someone had told me all this stuff before I moved in. Beware of this place.

Rachel was my leasing agent and her enthusiasm about this place was really magnetic and I was just in awe of the place as I toured it. I did eventually sign a lease for 15months. At the time that I picked up my keys, I guess there was a miscommunication because the apartment was not ready yet. I did voice this concern with the staff and they promptly sent the head of maintenance to talk to me to resolve the issue.Ive been here for a month and Im enjoying the place so far. But since this is an honest review there is one aspect that I do find mildly annoying but Im not gonna take a star off because its more of a personal opinion. Their security system that allows you to access all their amenities including the parking garage and the elevators revolves around an app that you download and allow permission to access your location at all times. Sure its convenient but there are times when it does not work as intended. I just wish theres an alternative option like a classic key fob.For the positive stuff: For people that work in the med center, they have a complementary shuttle that stops at the major hospitals around the med center. Across the street is Hermann Park that has a nice 2mile loop if youre into running/walking with your dog or if you just like to touch grass. The museum and the zoo are also within walking distance. The apartment floor to ceiling windows really lets you take in the SPECTACULAR view. THE WHOLE 6th floor is a dedicated gym. Theres restaurants that you can walk to from the apartment if you dont feel like making dinner. And lastly, everyone is just so darn nice.
It’s a blessing being a resident here from the amazing leasing agents who are very helpful and attentive. The concierge Gerry is awesome and makes the building feel like home and always wearing a smile to everyone that comes in. Ms. Gerry has been one of the main daytime concierge staff and really, “the everything” woman! We have been here for four years now and no one has worked as hard or cared as much, in our opinion. She is motherly, professional, loving, and a wonderful human being all around! This place would be so different without her!
I was enjoying a delicious meal at the restaurant that’s connected to this building sitting outside when a tenant decided to drop their DIRTY mop water over their balcony ( 15floor it looked like) and it poured all over my food that just came out , my clothes, and body! It smelt of chemicals bad the water was still warm! I know this is not about living at this over priced apartment complex but when I went to complain to the front desk I asked the gentleman to follow me so I can show him what I was taking about he let me know he will let leasing know when they get in Monday no concerns about it at all. It was so much mop water it looked like it rained in front of the restaurant. SMH what a horrible way to start my Sunday.
Overall, I enjoyed my time here but there have been issues throughout. Placing the light bulbs is on you, if you want. One of the elevators is almost always broken and the app is bound to screw up at times. They have had quite a turnover of people in the admin. When I put in the notice of moving out, no one responded to the email. I had to go down to the office to confirm the receipt and the guy mentioned not checking his emails because he was on vacation except that he was currently back at work. Same thing with reserving the freight elevator. It was broken and we had to move out through regular elevators. Quite a headache. Amenities are fine, they did return the deposit timely, and the views are amazing. Interesting to note that my electricity bill halved since moving out of this apartment through the same vendor. Love the valet people!
I’m a current resident who lives here. I wouldn’t recommend anyone living here at all there are always issues with the apartment such as the garage, kiosk for Luxer one to get important packages. Attaching a picture of what happens here. Also get use to the staff members be unprofessional.Get use to cars being stolen and management wont let residents know of this.

My touring experience at Allure was great. Alison the leasing gent was fantastic, very pleasant and knowledgeable. The property is beautiful and well kept. I would definitely recommend to anyone.
I love living at Allure- I moved to Houston from California and have felt so at home here. The concierge and leasing agents are so sweet and helpful and the amenities are great. They also have great events with free food and drinks almost every week. It’s located in a great area and is close to Rice Village and Montrose. I’m so happy I chose to live here and will be renewing my lease next year!
I’ve been living here since Jan 2022 and I love it. Soon as I pull up in the front lobby it’s beautiful smooth music playing, I’m being greeted by the welcoming smiling concierge. EZ is my new fav. The pool is beautiful just a little chili due to the wind some day, however I believe it can be heated. The work space and game area is perfect to just chill, and even get some great pics of the sunset. On top of all that I can go upstairs to a steam room 🧖🏾♀️Then I have a nice amount of space in my two bedroom apartment that I decorated BEAUTIFULLY for me and my daughter , it’s a dream come true for me. I don’t have any major complaints.
Made me waste $300 on movers because the office manager double booked my freight elevator reservation. This is despite reserving 4 weeks in advance, and following up 5 days and the day before the reservation.The other party who was also attempting to move-in became aggressive and the office manager did nothing to de-escalate. The office manager suggested we share the freight elevator despite me paying $150/hour for movers and moving an entire apartments worth of furniture.Not to mention the numerous problems while actually living here, such as cars double parking for weeks on end, with 0 reply through email when reported, as well as broken gates and abysmal mobile app to enter and exit the apartment.Lastly, 6 weeks after move out Im sent another charge despite confirming with management 3 times that my account was zeroed out.
I have recently moved back to Houston and could not be happier with my decision to move to the Allure. Its a great centrally located property and the management staff really goes the extra mile to make this place feel like home. Ms. Jackie Dahlstrom has been so helpful and accommodating. She is always sweet and patient with us. Thank you Allure team!

I applied to Allure Hernan Park Residence on September 11, 2024, and paid a $175 application fee. Despite the payment, I never received any communication or updates about my application. I wasn’t informed whether I was approved or denied, and had to check the status online myself, only to find out that my application had been canceled without any notice.I called several times, left messages, and sent emails, but received no responses at all. I initially thought this was an isolated incident, but I recently learned that a friend, who recommended the building after viewing an apartment, had a similar experience. She was going through the application process and ended up not moving in due to the same lack of communication. If this is how they treat prospective tenants, I can only imagine how frustrating it would be to get proper service while living there. Very disappointing and unprofessional.
Geri the concierge is very welcoming, helpful, and positive towards tenants and visitors. She goes the extra mile to decorate and keep the foyer/ office area gorgeous!!! Keep it up!
2-3 year resident. Notice they responded to my positive review before. Sort these reviews by newest because the previous management was 100x better than the current.1. The access control system for the building (OpenPath) sucks! The previous management had this figured out but they came and ruined everything in an effort the keep AirBnbs out (at the expense of residents). I now am required to grant 24/7 access to my location on my cell phone just to access my apartment. To make things worse this system simply doesnt work a lot of times.2. As soon as the new management came in they downsized the # of valet and maintenance workers. This means slow maintenance requests and valet is no longer 24/7.3. I now get bothered while attempting to use the pool on the weekends. I get told I need to go down to the lobby for a wristband. Just another way they are trying to control access at the residents expense.4. The garage door is constantly not working. I have gotten stuck multiple times attempting to leave and enter the building.5. The hallways and elevators use to have some A/C in them but now I frequently leave my apartment to be greeted by air that is hotter than the air outside.6. Elevators are constantly broken or out of service. As I write this now only 1 is working and all the floor buttons in the single working elevator do not work.7. These people charge me $75 a month for an additional parking spot in the garage. Maybe I would complain about this less if the access control system to the garage actually worked correctly.8. Going to be fair here and start with it not happening in the building, but there was a crazy shooting here recently where someone lost their life. The shooter then got into a shoot out with the police, stole the police car, came back, 2nd shootout, retrieved his car and left 😨This is deeper than a problematic period of time in this buildings history. If current management continues down this path this building will be a University of Houston dorm within 5 years :)If you are a resident and agree with the points above be sure to thumbs up this review so others can see that these points are valid. This is a classic bait and switch. Things have gotten much worse since I first signed my lease, and the painful part is most of these changes were simply unneeded. They had a problem with AirBnBs and decided to make accessing the building a pain in the butt for residents. I have been here many years and all the previous residents I know have moved out or are waiting for their lease to expire. My advice if you are looking is to spend the extra ~$200 to go to a building managed by Hanover or wait a little while for rent to drop as people realize this building is no longer what it used to be. Fair rent here is probably currently ~$1,580Update: I was a little mad when I wrote this but this place has some amazing people here. Doesn’t deserve 1 star but has room to improve.They are closing the gym for a week to fix floor tiles😒The only payment option has a fee for bank transfer (yeah it’s only $1)Update: I’m long gone from this place (3+ months) so this place isn’t my problem anymore😌 I’m a big fan of not dragging things but I left my apartment in fair condition, yet I have not gotten my deposit refunded. I also have not received any communication about why I didn’t get my deposit back. Lol I’m supposed to chase you down to get my $500 back? Not a fan of long email chains and phone calls so I’ll just air it all out at this point, and cross my fingers that the TRUTH costs you more than my $500 monetarily🤞🏾 also moving down from 3 to 2 stars.50+ people have liked this review 😆I wonder if that’s costed you guys any money 🥲We can fight back. So, Ive lived here for just about a year and the reason Im moving is I purchased a home. However, if I did not, I would most certainly have renewed my lease. The views are fantastic and I do enjoy having them every day. I will say that my stay here has been great and although there were some minor things when I first moved in, they were quickly taken care of in particular due to Stephan Deng.Edit: Added some balcony views from my floor(13).
ABSOLUTELY THE WORST HIGHRISE IN MY OPINION! My opinion is also based on my first hand experience.If you are looking for the only high rise without blinds. This is the place! Prior to signing the lease, I was informed that blinds would be installed but are current or back order. Relying on that assertion, I signed the lease believing that said blinds would be installed. In mid-April, I was informed that the ordered blinds had been delivered and installation would be initiated. Despite multiple follow ups in person & via email. For 6 months I was without blinds. Here are the list of issue during my 6 months here.1. Failure to install blinds in my apartment for 6 months. Regional managers response was that I should go buy a rod and black out blind with my own money, even though I was paying over $2000 monthly;2. Broken lock for the sliding door to the balcony in the apartment, remained broken for 6 months;3. Malfunctioning app for accessing the elevator to the resident’s designated floor - you will get stuck going to multiple floors but your own;4. The elevator breaks down quite frequently. Expect to deal with the rush hour queue as a result;5. Most of the residents and lease agents are aware that there is a Gnat infestation in the apartment and building lobby. However, management provide little to no solutions.6. Failure to properly install the washer and refrigerator. When I moved in, my washer did not work and refrigerator was not making ice either;6. Failure to ensure that the apartment is clean and ready for move-in. The toilet remained dirty at time of move in. I had to pay for my own cleaner before I moved in;7. Inefficient cost-effective move-in process - It is either your move in time is not properly calendar, or the freight elevator is broken or they just forgot that someone else was moving in at the same time as you. Either way, you are going to have to budget more time for you move and that will cost you more money;8. The apartment is unkept & untidy. They have only one elderly cleaning lady that cleans the entire building once a day (a very nice lady). But by noon/end of the work shift at about 5 pm, the common areas/elevators is dirty. If you expect a luxury apartment to take care of it, this is not the place.9. Requested sanitizers in the gym as the dispensers was empty when I moved in. For 6 months until I moved out, the dispenser remained empty.10. During the Beryl storm, the apartment lost power. You would expect a luxury apartment to keep resident apprised and up to date. But there was no communication until two day later. Their excuse was that there was no internet and power. At the time, only one elevator worked. Most new tenants wouldnt be privy to this, so there was overcrowding of the elevators, which is a safety hazard. I brought this to the managers attention, she responded, theres nothing that could be done. This is just a glimpse of the incompetence of the regional manager & manager.I expressed intent to terminate the lease 4 months in and for management to follow up to ensure an amicable transition. Again, they showed total disregard for my welfare by their failure to act. Regional Manager, Rene response was that she doesnt respond to emails from tenants. Their action or lack thereof is contrary to its slogan -- “You matter” and the statement in the lease that “We’ll act with customary diligence to make repairs and reconnection within a reasonable time. I moved a week ago & paid my rent to date. Texas Prop. Code allows a tenant to termination the Lease in situation where the landlord fails to make timely repairs. Yet, the same management that failed to meet their obligation under the lease sent me a final statement for over $6000.Management failed to remedy my issues in my apartment. I was forced to move into somewhere more expensive, and incurred moving cost. Furthermore, I am going to incur legal cost in dealing with them. Make your own decision but do not ignore my experience, other negative reviews, the incompetency & unfair practices.
If there was a way to give no stars, I would probably do that. Incredibly located community, but the living experience has been crippled by management issues.We recently moved to a unit with a great patio. However, our upstairs neighbors have been throwing down cigarettes, dog poop, and most recently an open CONDOM!!! Management only sent an email and an ineffective letter saying they would fine the perpetrators $150. Its so bad that its funny, but we have been really underwhelmed by their ineffectiveness. We didnt move any furniture yet because its unsanitary to live there.Elevators are a constant issue and there is an overly complicated and invasive (you have to download an app and allow location to be on at all times) building access system.Credits where credits are due, the gym is nice but overcrowded by training groups so is doubtful if they all live there.I cannot recommend anyone to live here at Allure in good conscious.
3 out of the 4 elevators last night looked like this. This is NORMAL at this awful apartment building. Almost everyday since I moved in, only 2 out of 4 elevators work, and always in the dirtiest, most disgusting condition. The residential floors stink most days out of the week, smelling like human waste and garbage. We have to spray so much air refresher just to not let that smell get in our apartment. It’s repulsive that Allure calls itself a luxury apartment! The new management has shown they don’t care at all.
Chris on the maintenance team took excellent care of the issues I was having when I moved in. Worked quick and Clean. The greatest asset the Allure has is Miss Lourdes, who is the most hard working and pleasant ladies you’ll ever meet.
VIEW IS NICE BUT WORSE SERVICES!!So first thing first, Yes this place has nice view and good amenities but me just break that down little bit more, is that all you needed beautiful view n nice amenities to live here?? NO!! They management is Trash, there maintenance is trash plus, you request maintenance and then keep on waiting and you go downstairs n talk to them they will tell you they have big backlog and I would say that’s their failure n failure of management as well who don’t know how to handle business. Just moved here 2 months before here are “Few things “ are not working.1- dryer is not drying we wasting energy2- blinds are broken so you can end view3- ice isn’t coming from Fridge because is clocked4- sink drainage is clocked you wash dishes water fill come up n sink gets full with dirty waterBut yes they have not view and nice amenities.My wife visits twice in week but they don’t care about their residence all they care about money.Don’t get trapped like us because we like the view n amenities here and had no idea how they management works. Imagine you paying $1900 per month and still crying for service you need to live a daily life.
Ive lived here for 2 years now. Was impressed but also gave some grace when I moved in but since there have been multiple staff turnovers and the property manager here doesnt respond to emails. My car has been hit in the parking garage and when I provided images and asked for assistance I was ignored. My packages are now being stolen and opened in the package room.and the property manager does not seem to care. It continues to get ridiculous and the lack of communication, le el of service, and constant inconveniences for the amount of money it costs to live here is starting to feel like a scam.

July 2024DO NOT EVEN CONSIDER THIS BUILDING. and please order the reviews by date and only read the new onesEveryone warned me NOT to rent here1) I had to sign the lease before seeing the apartment and I was sent a video OF A DIFFERENT apartment altogether (different plan, larger bu at least 100 sqf)2) I asked abt noise and specifically requested a quiet apartment, they SOMEHOW forgot to mention that the apartment was right above of the pool3) When I arrived and was shcoked by the ‘wrong apartment’ they gave me i couldnt talk to any manager for 15 days because nobody wants to work and because they are the definition of incompetence4) I reported brown mud coming out of my fridge water 2 weeks and nobody bothered fixing it5) The staff is impolite (especially management) and rude and you can hear them make fun of residents6) the dog park smells like garbage as it is localized near the garbage area7) The whole ambiance there is trashy and disgusting8) when i asked to breake the lease they asked for a fee of 3800 usd 🤣🤣🤣They are complwtely unprofessional and unreliable and honestly completely rude9) DEFINITELY NOT LUXURY LIVING. maintenance suck just read the comments10/24/2024:Adding this hereBeen living here for four months. There has not been a single week where I didn’t face a problem with the apartment or with management.1) They decided to block the parking gate of my building after 11pm without informing us and I spent 30 min callign and leaving messages only to find out we are now supposed to use the parking gate of the other building after 11pm2) 2 weeks ago my AC stopped working properly I left 3-4 maintenance requests and it took around 10 days and someone literally coming up to witness the fact that Im living in a sauna for them to fix it3) today i return home from work and see that my bathroom is completely flooded from toilet water and nobody was home or used the bathroom for 6-7h. i then find out that there was a problem issue 10 floors above me and that many apartments are flooding but somehow the two incidents are not related?4) the elevators ALWAYS have issues5) 3 times out of 5 I dont receive notifications that I received a package/delivery ; its completely random6) the water from the fridge that is supposed to br filtered to drink and that initially had brown stuff and mud still now has visible particles even after rhey fixed it 4 months later so I never use it7) worse than anything is the lack of accountability and professionalism of management. It took me 3 weeks to get ahold of management when i first moved in and was leased an apartment based on a WRONG floor plan and even then they just sent a secretary “that cant make decisions” to talk to me. They take responsibility for nothing, don’t bother making anything up even when they completely F up. Management is close to impossible to reach and everybody runs away from their duties.Keeps getting worse and worse can’t wait to leave
Allure is the best building in Houston with nice view with the best valet costumer service and Shihab the manager is a very nice person I like this place
I love this property I’ve been here two years. Except for the last few months I transferred units and was not given a mail box key. It has been months. Management said they were ordering new mailbox locks then they said they ordered the wrong locks.. I even placed my mail on hold but the post office is STILL delivering mail to a box I have no way of getting into. I was understanding for awhile but after 3 months and to still not have access to my mailbox is insane.
I found this park when I was out visiting my friends. It was a great place to eat lunch while enjoying the views. It is in a centralized location. A place I enjoyed and could see going back. There were some friendly people I encountered.

This is by far one of the most beautiful properties in Houston. However, they are extremely unprofessional and inconsiderate of their applicants. My application was denied for no reason at all. I was told that I did not meet the income requirements. When I disputed that their calculations were incorrect they requested tax documents bank statements as well as check stubs. The numbers did not change. I make will over their income requirements! Theres no problem with my credit no evictions or broken leases. No criminal history yet these people denied my application and tried to keep the additional deposit required to hold the apartment while the application was being processed. Do not waste your time. Its not worth it. They do not care about their applicants. By the way, I called the property manager on several occasions and never did receive a call back.And when I called to inquire about the denial email and when my deposit would be returned. The gentleman that answered the phone had the nerve to ask me. Did I still want the apartment really? I dont think so!!!!!
We had a bad experience since the 1st day (May 2023). When we came to get keys with all our stuff and furniture, there way a guy in our apartment painting walls. And management didn’t know about it. So we had a very tough week living in airbnb before we could actually move in.During the whole year we had the worst experience with maintenance. For example, they were replacing our broken washing machine during 1 month. And when we submitted a request to put on lights, noone came, and in 1 month we received an email asking for a feedback. When we talked to management that work was not done, they suggested to pay someone else to make it done! A lot of negative experience. Its super overpriced! When we were living there, someone’s car was stolen from the parking. There is also NO guest parking.We are happy we moved out. Not recommended.
Worst managed apt building I have stayed in. This place has a severely understaffed maintinance staff so be prepared to wait for weeks to get anything dealt with. Getting elevators to work in a high rise cant be rocket science, but this def is the case with this building. Elevators breakdown consistently every other week resulting in incredibly long wait times. This happens alot on weekends when there is no maintenance staff so nothing gets addressed until Monday...aka long wait times all weekend. Yet there is no communication from Mgmt to the residents about it. The doors to the elevator lobby from the back of the building have all been broken for months with no repairs or communication about the issue from Mgmt ... So much for security. Also, the mail room is an absolute mess. It takes me 20 minutes to find my package everytime i pick up my mail, yet mgmt wont do anything about it and blames it on the delivery people. Pretty sad as the building has some awesome amenities. For the amount of rent im paying though, this is definitely below par quality and customer service. The pic attached prrety much sums up the sad state of the elevators in this building.P.s All the positive reviews for this place are from when it was Hanover (excellent company). Quality has gone down considerably since new management took over two years ago.
New management is responsive, does what they say they are going to do and if I call they answer the phone .Amenities are beyond amazing 🤩They have a event every week giving us a chance to meet our neighbors and it’s the experience that I was hoping for living here .I really love it here !Can’t wait to see what they have planned next month !
My car was stolen from the parking garage along with another corvette almost 48 hours ago. I havent heard anything from property management. They havent even notified residents that such an incident happened. Its like nothing even happened. This place started off great. But the management is different now. Elevator issues most days. And youre stuck at the parking garage exit or entrance more often than not because of this new unreliable fob system. Please do not bother sending me lease renewal information.
Absolutely terrible management! The water tank broke, flooding my apartment. Maintenance arrived quickly to remove the water dump into the bathtub and set up three fans to dry the carpet. They said it would take around 12 hours. When I asked if I could move to an empty unit, management insisted I stay the night here despite no water, a wet carpet, noisy fans, and weird smells lingering everywhere
DO NOT MOVE HERE. it was fine for the first couple of weeks, but quickly, everything fell apart. when I moved in I had black mold in my shower, and it took them 3 weeks and a physical letter for anything to happen. they left me with a hole in my shower for 2 days while trying to find a plumber cheap enough for them. recently, a resident on our floor has told us she has cockroaches coming from her wall, and they only started a teardown before leaving her with a massive home in her wall. we have been lucky to only find one roach so far. not even to mention that 3 weeks ago our washing machine broke, flooding our closet, and when we called for an update on the repairs last week we were told we were in a waiting list and had to wait our turn, with no washing machine. tonight, at midnight, an alarm started beeping in a locked closet, that we nor consiearge has the key for. we have been stuck with incredibly loud beeping for well over 3 hours now, and have gotten no where. consiearge tries their absolute best, but its clear they dont get enough support from management. its also very clear how little allure cares about the amenities, as mosaic takes care of all of them, including the pool and its waterfall that is covered in grime and not flowing properly.
My experience here is amazing. I want to thank all the staff for being so hospitable and caring for us here. They respond very fast and keep things maintained very well. From the valet to the maintenance, even the cleaning staff who keep the floors and hallways cleaned are amazing. Steph is definitely a great person who is always working very hard to make sure everyone is taken care of. Mrs Loni has great community events and keeps the place decorated on holidays. We love it here.
Great place to live. Has excellent restaurant on bottom north tower. Davis St. @ Herman Park. Be sure to ask for Uncle Ben!
Amy the leasing specialist is an ABSOLUTE GEM!! I made an appointment to view an apartment and got confirmation, I arrived and they closed for the day and didn’t inform me but Amy still walked the property with me. Was detailed and showed me all my options. She was sweet, friendly and fun to talk to. She really wanted me to be happy and was so genuine. I’m so happy to be applying to live there and I can’t wait. They are beyond lucky to have her, honestly I’m surprised she isn’t the manager because she’s fantastic.
Upon moving in Allure Herman Park , in August, I have came across more than several incidents that are unacceptable on behalf of management. The first incident is management, lost my lease and decided to give me a rate based on the day that they realize I had no lease on file. For those of you who don’t know how frustrating that can be imagine getting charge double the rent of what you agreed on. Even after showing an email proof of my rate along with documentation, they still did not want to honor it so we had to negotiate on a new rate which is very unfortunate after you have signed a lease and have been staying at a location for over two months. My second worst experience is getting stuck in the elevator. That seems to always have issues from the day I moved in. Concierge’s never answers the phone. The front office gets mad when you come to them for help with issues as if they are not on the clock working a job. And finally absolutely do not recommend your car being in Valet they will not except any responsibility of damages that are done to your vehicle. And also the property manager Matt in the south tower will like care or fight on your behalf. I have damages that were done as clear as Day by Valley and nobody is willing to accept responsibility so therefore nobody would take initiative on fixing the damages. I am not one to leave reviews, but this location has made me so last few months that I feel like it is my duty to warn those who may consider this as an option.
Good apartments and amenities, and very nice location close to most of the places ! but WORST management ever!Elevators constantly not working, packages stolen repeatedly from the Locker room, and problems with accessing the elevators (no fob used rather a terrible system called Open Path which bugs most of the time blocking you from properly calling the elevator to your floor). Considering moving-out after only 10 months of lease !!!
I lived at this building for over 4 years and very much enjoyed my time there! Under the new management of Hanover, Ive seen many improvements and enjoyed it even more. Amenities are great. Still the best high-rise gym in houston. Very nice rooftop pool and clubhouse. All of the staff are very friendly. Stephen always made me feel welcome the moment I walk into the lobby.. The valet team are like family as well as the leasing office staff. I had one issue come up upon moving out and the manager Maria promptly and kindly addressed it. If I ever work in that area again, Id move right back in to the Hanover!
Just toured The Hanover yesterday with Cameron and had such a great experience! He was so helpful and kind and answered all the questions I had about leasing. He also really worked to help me get a great deal for an apartment. I will def be thinking about submitting an application and cant wait to be able to move if I decide on The Hanover. Staff all seemed pretty helpful and had great customer service from my interaction with the valet to the concierge. The amenities all look topnotch and I am certain you cannot get a better deal on apartments in Houston!
PLEASE READ - I literally never leave reviews but it has gotten to a point where I had to. Stay far, far away from here until Allure has moved on. My wife and I cannot wait to leave this place that we once loved.To start, the majority of the positive reviews on here came when this place was owned by Hanover. Hanover was great to us and we almost never had any issues when they were in charge. Any issues that the complex had were fixed within hours/days.When Allure took over last year they began by removing members of the maintenance team dropping them to a skeleton crew. That was the beginning of a myriad of bad decisions made.We pay WAY too much for this to be ran so poorly.The bad:1. The elevators are ALWAYS broken sometimes down to only 1 working. Not only is this a major inconvenience in a 30 floor building but it is a major fire safety issue.2. The outside door handles are usually ripped off or mats are shoved in to prop the outside doors open. This is a safety issue as well as quite literally anyone off the street can walk in.3. The mail room is a disaster. Packages sit down there for weeks at a time. Good luck finding your packages (if they arent stolen).4. Garage doors to the parking garage are down for months at a time. Another safety issue as we have car break-ins.5. Allure leasing staff is unfriendly at best and it literally feels they have disdain for current residents. Extremely unhelpful when you call in with issues (if they even pick up).6. Instead of fixing literally even one of these issues Allure focuses on solving issues that dont need fixing. This week they put in access points that need your phone app to unlock. This seems to work for almost nobody so far judging from conversations Ive had with other residents. We are still having to use our key fob in spots so it completely just adds confusion and frustration to each door and elevator. The previous key fob access points I have never heard anyone complain about.Another great money spend was on a massage chair for the amenity room. So glad to have that instead of working elevators.The good:1. Front desk staff and valet staff have all been nice and helpful.2. Our unit itself has been good for the past 2 years and we would stay if any of the problems had been fixed over the last year. Unfortunately, the problems have continued to get worse to the point that we can not wait to move out.Unless Allure DRASTICALLY makes changes to how they operate, I have zero confidence that they will not tank this once luxury apartment into the ground. Every resident I have talked to is planning on leaving at the end of their lease (some having been here more than 5 years) It is truly sad to see how this once beautiful building is being run and I truly hope Allure turns it around.
I love living here. They have a shuttle to drive us to work and pick us up at the medical center. Pool is amazing and gym is really good. They have valet and parking spaces as well if you want to park your own vehicle. Marcella is great and I really appreciate the time and effort she puts towards making sure things are in order.
This property is truly amazing! It has everything you could ask for along with world-class service. I just moved into the property and every time I get to my home I feel like Im on a resort. The staff is great but there is one staff member that exceeds them all...Stephan Deng. He has helped me with every detail of my move-in and he has gone out of his way to make sure that my needs were met and I was comfortable. He exhibits professionalism, moves quickly when addressing concerns, very knowledgeable not only of the property but of the surrounding areas. He has been an outstanding individual to work with! My stay at Hanover Hermann Park thus far has been a true blessing.
This place used to be nice when it was owned by Hanover. Calling it a luxury apartment now is akin to slapping the words “fine dining” on a Golden Corral. I’ve lived here for about 2.5 years now, and in this time I’ve seen the common issues you’ll face. Let’s start with the big problems. Several vehicles have been stolen, broken into, etc. even with the new gates they’ve installed. The gates barely work and you have to pull your car so close to them that you risk damaging it, or in my case it does damage it and management disputes the charges with a “trust me bro, we looked into it”. None of this will be a problem for you though unless you can get to the garage, which with 1-2 out of the 4 elevators working at any given time, it can take awhile. Having an elevator free fall 5 stories isn’t a fun experience either, but that only happens occasionally. If you make it to the lobby in one piece, you’ll be wanting to leave as soon as possible due to the constant beeping sound that management has disabled the kill switch to (imagine a less terrible fire alarm). The package area is communal, and despite having a numerical system for sorting, you’ll spend a good 15-20 minutes trying to find anything delivered here in the mess of other packages all thrown together. That’s genuinely not an exaggeration, good luck finding anything you’ve ordered. Now, on to the unit itself. In my time here I’ve requested a freezer repair 4 or 5 times. I still cant make ice without it leaking and turning my entire freezer into an ice block. One bedroom isn’t accurate, the walls aren’t enclosed so you the get the perks of paying for a 1 bedroom without getting a 1 bedroom, picture attached. The lighting fixtures in the ceiling that typically are included, because ya know, light… were an apologetic gift from the prior management for several weeks in the summer time with no A/C. I’d love to say that’s infrequent but these HVACs are rather old and inefficient so what you save in rent by choosing this place, you’ll more than make up for in utility payments. Power was $175 in October for a 733 sqft unit with a 14.76cent/kWh plan when I leave it on 72-73 consistently. Every time you think the roaches are gone, some other lazy tenant clogs the trash chute with cardboard, and boom new guests. Management will happily provide new glue traps despite pest control being one of our included fees. You are locked into using Comcast Internet, so good luck moving your existing cable or internet plan here. And last but not least, hopefully you have better luck with your washer and dryer, mine have begun to dissolve themselves, pictured, and despite raising this issue nothing has changed. Long story short, the complex’s management cares about your experience right up until it might impact them monetarily. The good news is, the gym and pool are really nice. You pay an extra amenity fee for them.
Allure Herman Park is THE place to go on the medical center. Ashley the property Manager is a real delight. Nice, polite and very helpful the tours only makes you wanna live there their customers service is on point we haven’t made a decision yet but I had to praise the professionalism. And the concierge is 24/7, EZ the front desk concierge guy is an amazing guy, funny and very helpful when it comes to your everyday needs the way they greeted us had me amazed and I had to give them a praise for that. Definitely consider moving there.
I had a great visit from beginning to end! The building feels like a blend of fancy hotel (valet/concierge) and condo living with the customer service, views, amenities and location. I was shown around by Lenny, she was fun and thorough (extra star for her patience with all of my questions lol), she really helped me narrow down the best fit and was just on point overall. Now I just have to wait for someone to move out of the apartment style I want so I can apply. I’m sure everyone is nice but ask for Lenny, one of the best tours I’ve had in awhile.
If I could give 0 stars, I would. The new FOB system is a hit or miss, and theres virtually no visitor parking, so good luck having friends over for more than a few hours. This place feels like a prison. They need a SERIOUS upgrade of visitor parking and other visitor amenities. My guests dont want to have to pay valet just to get an okay spot, OR risk being towed. Not great for the price.
I absolutely love the entire team at Hanover Hermann Park!!! Steph, Cameron and Jackie are all amazing at what they do and are extremely attentive and responsive. Loni, the manager, has done a great job managing the building and being available for residents. I highly recommend this building if you are looking for luxury and top notch customer service. Lastly, the concierge team, they are really the backbone of the place; Joel, Sam and Ala are always very helpful and go out of their way to make sure they provide above and beyond service!!! This place is top notch!
Really happy I decided to renew. The staff in the office is relatively new but they are all very nice and helpful. A couple of the employees here are multilingual which is helpful for me and my guests. The new staff is really welcoming and I feel a greater sense of community since Hanover has settled in. All the hallways have new carpet and new paint. The social lounge has all new furniture and sound system. Location of the building is ideal. I also use the shuttle system to come and go from med center. Overall I love this place and I plan to stay for a while.
Applied to live here and was immediately greeted with exceptional customer service and a sense of belonging,l.....that was all in due to the superb work done by Stephen Deng. He was accommodating for any request made, his response time was immediate, and he was always available to answer any questions I had. I had a long move from Florida, and he made it as simple and painless as possible. Kudos to him and the rest of the staff at Hermann Park. The concierge is second to none as well....truly an amazing building.Update....Allure has taken over for Hanover. The maintenance team is amazing, and EZ at the concierge is the best in the business. The floor I am on is ghetto...theres no way around it. Barking dogs, Airbnb, people constantly slamming doors.....but the building itself is wonderful and management is responsive when needed, so it is what it is.
During the time I stay in Hanover, I have been impressed by the staff. Starting from the housekeepers to the shuttle driver, the repair people to the leasing agent, as well as the management, they have been helpful, kind and considerate. It’s like they anticipate what you may need and do their best to make sure that your needs are met. I am grateful for these wonderful people who work here.
I just moved in recently and I love my new apt! The skyline views are incredible and the community has resort style amenities! I know that the level of service I will get will be excellent based on my recent interaction with the property manager, Loni. I had a small concern that she handled promptly, efficiently and in a very caring manner. I truly appreciate the 5-star level of service offered at Hanover Hermann Park. It’s great to live in a community where you are truly valued as a resident. Thank you Loni, Steph, Maria, Javier, Cameron, Jackie and Sam for delivering on your promise to provide living excellence at Hanover Hermann Park!
Allure tried their best, but my fiance and I would have never signed with this company if we knew that Hanover was getting rid of this property. We almost broke our lease immediately after finding out that Allure was taking over, but we decided to give them a chance. Here’s what we got; a leasing agent, Amy - who was too busy taking her smoke break the first time we tried to meet her, every interaction after that with her was more or less the same. At least one broken elevator almost every day, roach infestation upon move in, a no smoking policy never enforced as the entire complex reeks of marijuana (even at the pool people will smoke in broad daylight- nothing was ever done about it).Not to mention the pool parties of 20+ people in one group, guzzling alcohol and letting their children run rampant with no supervision. Multiple car break ins, a shuttle service ran by a man “Tek” who never showed up on time and also would never pick me up from work in the mornings. I ubered home once after waiting 30 min for him (dialed his phone 4 times no response) to see his van parked across the street with him asleep in it. A broken lighting fixture upon moving in, which was never resolved by staff so we just had a hallway light for a year that never worked. A valet service which at one point in time was great - specifically two guys; Herardo and Amilion went above and beyond always. But that was quickly ruined by enforcing a strict curfew, getting rid of the good ones and hiring a bunch of incompetent folks who won’t bother coming to your car unless you get out of your own vehicle and remind them to do their job. What else can I say about this place, oh yeah; we quickly realized they let anyone live here, some very shady looking figures! Carrying backpacks in the dead of night, wearing no shirt, reeking of smoke - I wonder what that resident does for a living? Multiple cars were stolen in the garage during our stay here, Allure put a band aid on this matter by hiring a security guard to park their car outside in an attempt to steer criminals away. The only issue is every time we entered the garage it looked as though Security was sleeping or nowhere to be found (just leaving their car for show). Also there was that time the garage door never worked and it was open for almost 4 months straight. What about that time someone ran their car through the garage door lol that took awhile to fix. Can’t forget about that one time they shut down all the trash chutes for several days, or turned off all the water for a couple days. Our move in day someone else was using our reserved freight elevator, tomorrow we are supposed to move out however the freight elevator is broken. Nobody told us, we only found out because someone who was moving in told us! When we confronted the front desk they offered us no solution. Our offer to continue living here and resign our lease was over a 500 dollar increase. Makes no sense considering apartments with more square footage on higher floors are cheaper than the offer we received. Let us not forget about the package room which was a nightmare to navigate, especially during the holidays. Lots of stolen packages and never organized. Horrible guest parking, any cars that park in the open lot are towed and the only other place to park is across the street at Hermann park but those gates close at like 8pm so if your car is left overnight you cant retrieve it until 7am. Well, at least they have a nice gym with a great sauna. The sauna was broken for first half of the year I lived here. Some amazing amenities huh! What else - oh yeah one time a dog pooped on the carpet of our hallway right near the elevator. I think I counted 3 days before it was ever cleaned, the smell lasted for a lot longer though. No disrespect to the hard working cleaning lady though, forgive me for not remembering her name but she was the only worker to ever greet me with a smile. Overall, this place was pretty bad for a luxury high rise. Whatever you do, don’t live here!
I love living here. They have a shuttle to drive us to work and pick us up at the medical center. I save a lot of money since the gas is so high. The pool is amazing and their gym is really good. I canceled my gym membership. They have valet and parking spaces as well if you want to park your own vehicle. Loni and Stephen are great and I really appreciate the time and effort they put towards making sure things are in order. Thank you so much
Awful. Simply awful after the change in management. My car was towed in the parking lot next to the garage without warning or notice. As if that’s not bad enough, I called the building over 10 times and had them only pick up twice to tell me they don’t know who I can call to find/pick up my car. They told me to call back at 8am and then 11am to be able to speak to their manager, and then stopped picking up my calls altogether. What a joke. It seems leaving a poor review is the only way I can get the management team’s attention. The management could care less about their residents. If that’s not their intention, then they need to do better. And about trying to “call or email”- yeah, I’ve tried.Elevators are constantly broken, concierge doesn’t pick up calls, the valet system here is finicky, and now, you can’t park in the parking lot next to the garage anytime after 6pm. On top of the security issue with cars getting stolen from the garage and one entrance/exit of the garage being consistently closed, I really can’t think of a reason of why I would stay here anymore.I am surely moving out as soon as my lease ends.
New management at this complex is sadly bringing this place down. Many people move here for safety, but the elevators are always unlocked allowing whomever to go to whichever floor they like. A concierge worker was just accused of using spare apartment keys to break into units. The package retrieval system is a JOKE. Theyre all delivered to a room where everyone goes to pick up their packages, but either it takes you 30 minutes to find your package, or you dont find it at all. The air in the hallways are always off and smells. Two of the 4 elevators never work and the floors are always dirty. Maintenance takes weeks to fill a request order. The Halloween decoration were extremely tacky and annoying with blood fingerprint decals and caution tape all over the lobby. For how much people pay to live here, its sad to have to deal with these issues. I know a lot of people here that are just waiting for their lease to end to hurry and leave. The North Tower across from this tower dont have these issues AT ALL. Theyre operated by a different management team. All they have to do is follow what the other building is doing and everything would be fine.
Had a lease here from June - October, originally until August 2024, but I could not stand to live here anymore. Management, maintenance and simple living conditions were not what I had signed up for.My apartment - number 20803 DO NOT MOVE INTO THERE!!! AC never cuts off which led to payments of more than $130 for one person - even when I was out of town for more than 2 weeks, my AC would be turned off but would still run. AC had to be at 50 degrees just for the apartment to be at a comfortable 75 degrees.I told maintenance about this, they came in, took the temperature of my AC vent, said they would come back and never came back. I put in a new request a few days/weeks later and nothing was done about this.Ice in refrigerator did not work, once fixed it would freeze over and no ice would be able to come out of dispenser.MAJOR TOILET ISSUES!!!!! My toilet would flood almost weekly for no REASON! I would pee and flush and the water from the toilet would overflow and flood my bathroom and wet my carpet since the bedroom is connected. I sent multiple maintenance issues for this, only once was it fixed and still the issue pertained.I had had enough of these issues just 2 months into my lease, so I requested to terminate my lease in August of this year. Not only did I pay the requested September Rent AND Termination Fee amount but the Manager, Tonice, gave me 3 different amounts to pay for my 2 day rent from October 1st and 2nd. At first it was $106 for 2 day rent with no water bill, which then led to $197 with no water bill, and finally $140 with the water bill???? No deposit back but they want three different payments.She suggested I call her, I call her 5 minutes after she emailed me and was lead to voicemail. I called multiple times and no answer.Do not move here, they dont care about their residents and only want to hustle you for your money.
We have lived at the Hanover Hermann Park for just at one year now and we LOVE it! We can’t imagine living anywhere else!!!! We love the building, the amenities, the neighbors, and especially all of the staff!!! Our leasing agent Stephen made everything great from the very beginning! We love all of the valet team, all of the concierge team (especially Sam!!), the maintenance team, and basically everyone here! It really feels like family! There are social gatherings frequently where we have yoga, free pizza, free beer/wine, food trucks, watch the Super Bowl, etc. and we really enjoy being able to connect with our neighbors and the Hanover team on those occasions! Moved here from out of state over a year ago and fell in love with the building when I toured. Moved in a couple months later and I just renewed. Concierge team goes above and beyond for every single resident. My neighbors are nice, I like the fitness center and pool. Massage therapist available in the gym by appointment only she’s really good and offers a variety of services. I use the shuttle to get to work most days (Medical Center). Staff throws events regularly great chance to meet with them and get to know them. Maintenance team is friendly and efficient. Sam from maintenance has been here many years and knows the building inside and out. Great place definitely recommend.
I recently visited this property because I am thinking of leasing there. The property looks amazing! But what I was really impressed with was my leasing agent. She was very informative about all of my options. She left no stone unturned and made it very easy to make decisions. I visited other properties and the showing felt very rushed but my agent Lenny took the time to show me units based directly off my preferences and shared all specials with those units. It was a great visit and I look forward to staying at Hanover Hermann Park.
In my experience with other high-rise towers in the Houston area, this building and team of the Hanover Herman Park Tower is nothing short of excellent. Just this morning I needed help in unloading my car and the valet was so accommodating and eager to assist… I then needed to place some balloons in the front lobby and the concierge immediately arose from the front desk to help with them. The maintenance staff is always so friendly and welcoming when they greet me in passing by. The entire management and leasing staff is nothing short of professional and always eager to support me in any needs I may have. The customer service demonstrated and leadership by the managers, Morgan and Cyndie, is impressive and exemplifies the Hanover reputation and name.
Lenny, one of the leasing agents, gave us an amazing tour! I have never met a leasing agent as thorough, attentive, and a general joy to be around. She took the time to answer all of our questions (and we had a lot!). Most of the times, leasing agents at other apartments do not care about you or are very pushy. Lenny was the exact opposite. Lenny was always respectful and I felt like she genuinely cared about us. She deserves a promotion or a salary bonus because I would rent from Hanover just because of her!
I don’t ever write reviews, but my nearly 2 years experience at Hanover Hermann Park have been absolutely phenomenal and I felt the need to write a review.While I was apartment shopping, I had gone through maybe 10 apartments in the area and happened to drive past Hanover Hermann Park. Without an appointment, I decided to walk-in. I was immediately welcomed by Stephen who was extremely respectful, helpful and kind. From the tour, to answering my questions and guiding me to a floorplan that works best for me, it was a no-brainer for me.The amenities are fantastic. The gym is the best apartment gym I’ve seen, fully equipped with more than enough machines to get the workout you need, a beautiful resort-feel pool with fireplaces and plenty of seating area, a large community center with modern beautiful and comfortable seating spaces, pool table and ping pong table, study spaces and public-use computers for students. The floorplans they offer are wonderful, specifically the floor-to-ceiling windows. 24/7 concierge, free 24/7 valet (you send a text 5 minutes before you need your car and it’s ready for you when you go downstairs) warm welcoming staff and neighbors and overall “feels-like-home” atmosphere.Throughout my time living at Hanover, I’d see Stephen in his office, always checking in and making sure everything was okay. Stephen is not only the agent who ultimately guided me to signing the lease the first day, but through his constant care and kindness, truly made my experience at Hanover a memorable one.
This is best apartment I’ve ever lived at! Management always updates residents when there is to be an issue throughout the building such as a water shut off. The amenities are amazing! With the gym here you don’t even need a gym membership because it has everything you need and more. They also have a sauna and steam room! Sam at the concierge is one of the most helpful people! I would highly recommend this property for anyone wishing to upgrade their living! Working in the medical center this location is extremely convenient.
Hanover Hermann Park is a great apartment complex to live in. We lived here for 1 year and the experience was very good. The floor plans are spacious and great looking. The views are excellent. I was able to see the entire medical center from the 16th floor. The security is excellent with controlled entry at every entry point. The maintenance are pretty good and so is the management.
This is a long overdue review!I lived here for 1 year and had to move out for a couple of personal reasons. I visited a lot of complexes around the medical center both last year before signing a lease here and this year before moving out. I have taken into account the Google and Yelp reviews seriously even when deciding to visit a complex. There should be a 7-star option for this place to differentiate it from other >4-stars-here-but-
These reviews that look so great are actually from Hanover company, the previous management. The current management is a joke to customer service. Anyone who rents here did not read these reviews to understand that if it was just allure reviews it would be the lowest rated apartment in the metroplex. Poor customer service, poor communication, poor maintenance, and poor package allocation. Glad I got out when I did. My partner and I’s experience living here has been nothing less than amazing. Aside from the breathtaking views, the luxury amenities, and its proximity to the TMC, the property honestly has the best staff. Lenny, our leasing agent, made our transition into the property the smoothest one we’ve experienced yet. Both she and Loni, the property manager, have also followed up with us throughout our lease term to make sure that we were both happy and comfortable with our new apartment. If you’re looking for a great place to live with the best amenities and the nicest staff, Hanover Hermann Park is your place! If you work in the TMC, this is also a great place to live as it is extremely close and provides a shuttle service so you don’t have to worry about parking.10/10 would highly recommend this place to anyone!!!
As a long time resident of 8 years at Hanover Hermann Park, I just renewed my lease for another 18 months, thanks to the leasing director Stephen Deng. The last year and a half has been uncertain for us all, but Stephen has been so outstanding. He is extremely knowledgeable, patient and kind. He answers all my questions, phone calls and texts. He really cares about the residents and makes sure all the Hanover residents are pleased with their living conditions. I always look forward to his optimistic personality and great smile 😊 and a big hug when I need it.
I absolutely love my new place I moved in March 28th and been in heaven since ASHLEY IS A GOD SENT ANGEL I know i worked her nerves getting me approved and my move in date but she went above and beyond for me and my family and I’m very thankful for her I’m new to Texas I’m new to Houston and to have this place to call home waking up and going to sleep with my view of my apartment is the best feature of my place ! But any needs you need done they get on top of it the valet car service make you feel like you a celebrity! It’s definitely the best decision I have made yet! I’m coming for the penthouse in 6 months then imma write the best review ever lol. Thanks again everybody for all your continued help.
Living at Hanover has been such a great experience ! Every time I go home it felt like I was leaving the outside world behind. They truly have some very friendly and helpful staff that work there, especially Stephan!. Hes always smiling and every time you walk by he greets you...so much hospitality. Awesome place to live. I highly recommend you speak with Stephan if youre thinking about making Hanover your home.
Hanover Hermann Park is a great place to live. The staff are super responsive and friendly and the amenities are excellent. The gym is world class and Ricky is an excellent trainer. He works with you well to set goals based on your current health and pushes you to achieve more. I would recommend him to anyone. It is really wonderful experience to live here.

I lived here for a few years and over all it was a great experience. My favorite part was the gym which I continue to be part of since the personal training there is by far the best I’ve had. Dwight is my personal trainer there and he along with the whole staff is just awesome. Jeff the yoga instructor always goes above and beyond to answer any questions regarding the yoga and meditation classes which are phenomenal. Mr Jackson has done an outstanding job in picking the right people to be part of the team which is why I’m still a private member.
Stephen Deng really provides great customer service!! I was moving from Atlanta and I needed to ask questions over the phone and he guided me through everything without me making a trip there first. He even gave me a virtual tour and now I’m moving in January without even looking at the apartment in person. I trust him and he made me feel very comfortable and confident in my decision. I toured the Hanover yesterday after two long days of looking at 10+ apartments in the area. My tour experience at the Hanover was heads and shoulders above the rest. Stephen Deng did an amazing job showing me several different units all throughout the property. He listened to what I was looking for and spent time picking out the perfect location, size, and view for me. He was extremely nice and made my tour experience on the property enjoyable rather than feeling like a chore ! The Hanover is impressive on its own but the amazing customer service from Stephen made it stand out in my mind.
Today I had the pleasure of touring Hanover Hermann Park with Cameron. He made it immediately obvious that the management prides itself on providing excellent service to residents. Cameron was extremely knowledgeable about the different floor plans and was very helpful for my particularly complicated situation. He helped me choose the best layout and spent extra time with us to ensure a smooth move-in. I already feel like a welcomed member of the community and I cant thank him enough!
DONT MOVE HERE!UPDATE: I GOT TRAPPED IN THE ELEVATOR, I’ve been WARNING them that this would happen!We’ve been here one month and the washer, dishwasher, bathtub, and AC all have issues. It took weeks to get the washer replaced. We just discovered MOLD in our apartment.The power went out during a very light drizzle of rain and the elevators stopped working. We’ve met residents who have been trapped in the elevator.We’ve been fighting to get the dishwasher fixed and it’s still broken. We were extremely patient- I kept asking my gf to stay nice and friendly towards the management because I felt like it wasnt their fault that theyre short staffed on maintenance but we’re past that point. The dishwasher leaves dirt and grime in the dishes and doesnt drain.Dirt comes up from the drain in the bathtub.We fount literal feces in the stairwell.The app to access the elevators only works part of the time. We’ve never met a resident thats been happy with living here.The good reviews here are from when this building was being taken care of, it isnt any more.I’m so sad and disappointed because we both tried so hard to love it here.

So helpful and so kind, and she remembers everyone’s names which is very very respectful and considerate. Loni, her supervisor, has helped us with many struggles and we can’t thank her enough. This place is so bougie and we love the amenities! Worth it!!
Beautiful building in a great location right off 288 in the heart of the medical center. Great amenities for residents. The best part of my experience was working with Daniel Zambrano during the leasing tour. He knew everything about the building, and had an answer for all of my many questions. He was very polite, professional and just easy to talk to. I never got the feeling that he was stressed or tired of dealing with me. He made me feel at home really. Overall great experience and I highly recommend Daniel if you plan on visiting for a lease.
Hanover Hermann Park is a gorgeous community and the amenity package is so extensive. Living here is like living in the Ritz Carlton or Four Seasons Residences. The staff is awesome. The Community Director, Loni Burke is a gem! If you’re on the fence; move to Hanover Herman Park. You’ll be glad you did!
I’m currently in search of a new high rise and was recommended by my friend to check out Hermann Hanover Park. I can say that my experience was nothing short of AMAZING thanks to Daniel! I was greeted promptly by Daniel w/ a warm, welcoming smile. He was very knowledgeable and made me feel like I was at home. I appreciated his honesty, his willingness to accommodate my move in experience and his professionalism. Safe to say, Daniel has me sold on moving to Hermann Hanover! I’ll be moving in January and I look forward to seeing Daniel and the rest of the awesome staff! Thank you Daniel!

Worst leasing company ever, I would not recommend living here. Since Allure Hermann Park has taken over, I have been attempting to get a second parking pass for my vehicle. I have stopped by at the leasing office 3+ times and each time they tell me theyve ordered it and that they dont know when it will be coming in. No one actually does any work at the leasing office, this place is going downhill. Good luck trying to reach anyone, they all pretend to be busy and will not help you. Not worth the price. I would look elsewhere for an apartment.
Had a great tour with Stephen Deng. We toured so many apartments all over Houston and he was by far the best! He spent a great deal of time answering our questions and really listened to what our needs were showed us the perfect units. He was very patient, personable and professional! He seemed to know so many residents by name and was genuinely liked by all!

Ive lived here since 2016 Im only moving since I purchased a home otherwise I would have renewed my lease. The views are great, the holiday decorations throughout the year are on point, and all the amenities(huge gym w/ locker rooms, pool, hot tub, club house, business center, conference rooms, concierge) are worthwhile. Side note: the entire concierge team have always been so helpful and friendly, every one has been an absolute superstar!I also have really enjoyed all the resident events a gift wrapping station during the holidays (with complimentary wrapping paper, bows, tape, scissors, and tags) was especially helpful many years but all the little events have been very enjoyable.Lastly, I love animals but many people in the building have pets so if you arent a dog person this may not be the place for you since you will encounter dogs every day in the lobby, hallways, and elevators.
My husband and I have lived at Hanover for almost 5 years and have had a GREAT experience with not just the facility, but the staff! Steph Deng has made a HUGE difference in our experience. I have never seen him without a smile on his face and he always makes my husband and I feel special! He is professional, kind, and all around a warm presence! 🥰I would also like to thank the maintenance, front desk, and cleaning staff. Last week, my sister and I went on a tour at Hanover Herman Park to lease an apartment. We meet Cameron, and we had a fantastic experience with him. He is so professional, extremely knowledgeable, helpful, and welcoming person. He toured us five different apartment floorplans and all amenities and answered all our questions about move-in promotions and the best time. Moreover, he helped us with the application process. If you are looking to move to Hanover Hermann park, ask for Cameron!!
I have lived here for almost four years and would highly recommend. Management is extremely responsive, reasonable, and kind. You can tell they truly care about providing the best for their residents. Everyone on staff is always willing to help. All maintenance requests have been handled in a timely manner and completely resolved after one request, even when I had an emergency maintenance request a few years ago during the night. The amenities are well taken care of and the location is hard to beat (especially with the HEB coming soon). It is surprisingly quiet; I only hear my neighbors when they pass by in the hallway. The concierge is 24 hours and valet parking is free for the residents.It is hard to think of a con to living here - the only thing is there is limited free parking for visitors in the street, however, they can pay to park with the valet in the off-chance nothing is available.I have loved living here in large part because the management, leasing agents, and staff have made it such an enjoyable place to live.
I will echo the previous recent reviews about this building. The QUALITY of management has exponentially DECREASED ever since Allure took it over from Hanover a few months ago. The elevators are constantly BROKEN. One specific elevator has been broken this WHOLE time ever since I moved in, with NO intention of ever fixing. The other 3 elevators are often broken. For example today (12/18/22), there was only ONE working elevator for our entire building consisting of 29 floors. I waited 10 MIN for an elevator today.The package room is an absolute MESS. Delivery personnel are supposed to scan your package and you are supposed to receive a code to unlock the package room. They are also supposed to place your package on its designated shelf assigned by floor number. Instead, they just toss your package in a random corner and there are hundred of packages in this room. I have often spent 20-30 min trying to find my package. It should be the managements responsibility to ensure that delivery personnel actually scan and place our packages on the designated shelves. Other residents and I have often lamented together in this package room. But again, it does not appear the management actually cares about any of this.In addition, there were 4 cars stolen in our garage during Thanksgiving weekend and the managements solution was to close one of the two garage gates during the evening and weekends. They claim it is so they can monitor just one gate more closely, but I will tell you - I leave for work at 5:30 am or earlier every day and there is absolutely NO ONE monitoring at that time. Please tell me how that is an actual solution except an annoying inconvenience to all residents by closing one of the garage gates.I will give them credit that when my A/C broke, they did fix it in a relatively quick manner (took them 2 days). In addition, the walls and ceilings are very thick so I never hear my neighbors next to me or above me. The amenities are also great. Full gym with dumbbells up to 100 lbs, squat rack and smith machine, two bench presses, stairmaster, sauna, and steam room! The rooftop pool is beautiful. The club room is also a nice plus.But overall, unless the management steps it up, I do NOT recommend this place. It is way too expensive for the quality of management. You can definitely find something MUCH better for the price.
We absolutely hated our 10 months living in this place. The bad experience started with front desk person EZ, whom I know some people have had great experiences with, but unfortunately that was not the case for us. The very first day we moved in, he made rude and inappropriate comments on how my roommate, an Asian woman, has bad English because she called a “key fob” a “key.” He patronizingly corrected her and then said to her “You’re not from America are you.” This was so uncomfortable and shocking to encounter on our first day that we called him out, and he responded by defensively shouting in the lobby saying she was too sensitive. We reported this to management and nothing was done. This same person, EZ, messed up our move out process when we turned in our keys & key fobs to front desk. He himself called me to confirm that he had received them, but instead of handing them over to management, he apparently threw them away… Management ended up emailing us more than 10 days after we moved out asking for the “missing keys.” EZ is not an anomaly there because the entire leasing office is a mess. The leasing agent Ashley Reese is one of the rudest people I’ve ever seen. Tonice, the person whom I had to contact back and forth because Allure at one point falsely claimed we never paid our deposits, doesn’t respond to emails, not even the courtesy “received” or “thanks,” and we had to call the office too many times to confirm things or get updates on the situation. We also realized Allure double charged us for admin fee after we had already paid Hanover, the old management, and tried to lie about it.What’s worse is the apartments themselves are old and in bad shape. First day we moved in, our cabinet door fell off, the microwave was broken (took many days for someone to even check on it), the walls clearly hadn’t been painted in a long time, the floor was splattered with some kind of paint that won’t come off, and our ice maker did not work for the ENTIRE time we lived there despite some guy attempting to fix it. We froze our own ice in the freezer for 10 months. Throughout our stay, the garbage disposal also broke twice, center light broke twice, both toilets broke twice, and the outlets in one bedroom just stopped working one day.To sum it up, this place is horrible. Stay away.
I just signed my lease with Hanover and I cant wait to move in! Lenny, the leasing agent, was very professional, sweet and attentive. Even if I was out of the country, she took the time to answer all my questions and provide me with a virtual tour of the apartment. She answered all my emails even when their leasing office was closed. She did her best to make my move in transition smooth and nice and I cant thank her enough! If you want to rent an apartment here, ask for Lenny Mendicino because she is the best!
Stephen Deng is the best customer service experience I have ever had!! He was very nice on the phone and made me feel very comfortable. I signed my lease even though everywhere elseWas cheaper and looked better. His assurance made me choose this place because he made me feel welcomed and secure in the apartments. It has been just about a couple of months since I moved here from the Galleria area. So far so good!! I’m absolutely enjoying my view from the balcony facing towards medical center and Herman park. No problem with the parking, the apartment unit or with my neighbors.The management are taking all necessary precautions to protect against COVID-19 and to help the community.I worked with Stephen and Daniel during leasing and move-in. They are very responsive, helpful and friendly staff. I suggest working with them if you are thinking about moving here.I’ll plan to write more about my experience as I spend more time here! Peace!
I moved in August 2020 and my experience has been nothing short of amazing. Jackie has been a wonderful host since the moment I stepped foot on the property. Cameron has gone above and beyond with answering our questions, and helping us find the right apartment. He was also a huge help in guiding us through the leasing process. The cool look of the buildings first attracted me towards Hanover Hermann Park, and Im also very excited about the amenities, and perfect location!
I would like to thank all of the past residents for sharing their past experiences with Allure. My fiancé and I were very excited to tour this property tomorrow before reading so many of the reviews. Unfortunately, it seems as though higher management companies are leaving their high end properties as this is the current situation we are in too, but Allure seems worse than what we are experiencing so maybe we will renew at our current place.
This apartment had got worse management since Allure took it from Hanover... Today they start to charge visitors $10 for valet parking, and theres no place for self parking. This is just ridiculous. How come a luxury apartment does not have convenient free visitor parking?? People leave here are either happy to let their friends &family pay 10 bucks for each of their visit, or they dont have anyone visiting them? Hope Allure can see this and make some changes...
I needed this review when I was looking for apartments so Im going to be honest with yall!I want to preface this with the fact that Ashley D and Amy in the leasing office have been gems in helping me navigate living here at Allure. They have never made me feel like Im bothering when I just pop in with a question and once you get in front of them they get s&*t done! They are my absolute go tos and lifeline here.Maybe Im in the honeymoon phase but while I shouldnt have had many needs as I do, maintenance has been quick to respond and resolve issues. Also, just super personable guys.Concierge is top tier! I am usually down later in the evening so its Ezz and another guy that are always helpful and just very welcoming. I dont see the property manager much, but when I do she greets me by name and is always very personable.I fall in love with my view daily, the location across from the park is a definite perk, proximity the freeway is great. Closets are a bit small, but overall no real complaints when it comes to my unit except that storage is definitely lacking. Be prepared to get creative.NOW.....Pre-move in was not for the weak. The office was extremely short staffed and as an out of state move in with a date months out I was often deprioritized. There were a number of issues with the lease and it took weeks to get basic responses or I would be told someone was going to do something and they didnt also thought it was weird that rent per month on a 12 month lease was higher than rent per month on a 10 month. Its usually the opposite so with a 60 day notice requirement I have 8 months to decide if I like it here long term. Disclaimer: My process started just a few months after WRH took over so I tried to give grace in this area.You may never see all 4 elevators operational at the same time and that can be frustrating with a 29 floor building. So plan accordingly. Also, not having the elevators locked, especially when they dont allow door cams is a safety concern. Understand that sometimes they need to be unlocked but maybe relock them after hours or something until it can be fully resolved.Have a drink and calm your nerves before going to the package room. Youre going to be there for a while and your package is likely not on the shelf its supposed to be. I am sure I know the names of everyone on my floor and a few other floors though weve never met. I would rather stuff delivered to my door and often very large and heavy piece are left in there.Maintenance did miss my note not to come in when I am not home on their first visit. Walking in on them in my home was alarming and off putting. Single woman in a new place and still adjusting, it was a bad feeling. We really should be able to have door cams for our safety and theirs. But, again, personable guys and I was put at ease after talking with him. Still, allow us door cams.The valet parking is a great service but visitor parking is extremely lacking. There should be more parking allotted on the 1st and 2nd floors. Also, if someone is paying rent on a 2BR or higher unit they should be allotted more than 1 parking pass. Were essentially penalized for not having a roommate.Overall, I dont regret my decision. Ill update yall at 6 months :)
Steph, the leasing director, is very helpful, super professional , knowledgeable, funny and he has this amazing personality that makes any prospect wants to work with him. Not only he was able to quickly identify our needs to get the right apartment, Steph shared all the nice restaurants around this area just because. I highly recommend him, and if you are looking for a luxury living experience Steph is the guy to tour with.
Moving is stressful enough but I must say Ashley Reese was such a tremendous help!! I love my place, especially the convenience of being right by the medical center and having a short commute to work. Concierge is friendly and any concerns I’ve had, have been addressed. Thankful for your help Ashley and it’s great having you under management here.
Cameron was great! He was charismatic, friendly, and informative. He guided us on our tour of the Hanover property and addressed all our questions and concerns. My partner and I are still deciding on what part of town we would like to move to but if we decide on the Med Center, we will be making Hanover our home.
Lenny was great. Worked with my price range, and was patient enough to help me get a better unit I seen after our tour. She recommended units that she personally liked which helped me make a decision. She was very patient and attentive. I would definitely recommend her to anyone who’s looking to move to Hanover.
I must say searching for a new home can be very stressful. Walking into the office at Hanover Hermann Park was a breath of fresh air. I was greeted and assisted by Stephen. OMG what a great presentation I received from him, and the knowledge that he gave me about the property really helped me on making my decision. I will be back to tour with my better half. We were seriously considering renting a 2b/2bath apartment at Allure Hermann Park. I scheduled an appointment at 4:00 with Amy Jones to have a tour of the apartments and amenities. We showed up at 3:40 pm and waited until 4:40 PM. Amy gave a tour to other people who we’re scheduled with another leasing consultant who was out sick that day. After they left, she disappeared and never showed up. Therefore, we just left. Absolutely unprofessional and does not reflect the luxury image they are trying to portray. The leasing consultant did not even call to apologize after we left.
Things are definitely different since new management..i gave 4 stars bc I think the leasing staff are doing the best they can with what they have to work with. I’ve lived here 3 years, this is definitely my last lease.. on the upside I must say what stands out most for me is the quality of service I receive from the concierge.. my favorite is EZ. He’s treated me like family and gone out of his way for me and my guest! He’s the best. He really helped me a lot when I was pregnant and for that he’ll always be a fave!!!! I was a fan of the valet guys but they’re changing all that now.. no more 24 hour valet service..10/20/23 Update.. EZ is no longer here ((insert sad face))my 3rd lease in this building will be coming to an end soon and I haven’t decided if I’m going to renew or not.

Sam is absolutely the best concierges I have ever meet he really cares about the people he works for. I can say many great things about Sam but truly his best quality is he can be an amazing person and friend as well. He takes his job seriously and manages to stay human. He will ask you about your life and keep in touch. He takes being a hard working person to another degree of greatness. I have no doubt in this world that Sam will always be an amazing person to have in your life whether it be for work or as an amazing friend.
I lived here for a year before having to move to a different city for an educational opportunity. I would have probably not moved out had I not had to leave town. It was a pleasure living here. The views from the top floors are unbeatable and the amenities are both high quality and well cared for. But, perhaps most important, the staff here is amazing. From Sam and the rest of the front desk team to the competent and friendly property manager, Jameelah, everyone makes you feel welcome and goes out of their way to help make you comfortable.I recommend leasing here, you will enjoy your time.
It’s been a great 5 years here! Every year I think to move elsewhere just to see what else Houston has to offer, but I never do. From the friendly concierge staff (Travis), to the highly professional leasing office (Annette, one of the main reasons I’m still here!), to the gym staff (Dwight). There’s just so much great about this condominium. I’ve referred two friends to stay here and they love it as well. There’s new management ( I’m normally not a fan of change, especially when it comes to management), but I’m confident that the staff above will continue to do such a great job!
This community is absolutely amazing!! The staff is superior to any high rise or luxury community Ive stayed at! Shouts go to Annette Meloney Stephen Daniel and Sam for an absolutely well rounded and flawless team!! These guys truly care about this place and I would definitely recommend to anyone looking for a good 5* quality living experience to call home!! I should also note that Stephen and Meloney are by far the best leading agents I have ever ever ever had the experience of working with... truly blows me away with the effort and compassion they put into their jobs... it really is mind blowing!
The level of service at Hanover Herman park is beyond this world. From the leasing staff , property manager , valet , and concierge is just amazing. Especially Steph Deng the leasing agent he is just amazing he is so kind , professional and so knowledgeable about the property he took his time to make sure me and my husband were well informed and he made sure to answer all of our questions. I highly recommend Hanover Herman park such a beautiful property , and I most definitely recommend Steph although I am sure the rest of the leasing staff are amazing as well , but it was just something about his charismatic and big personality that drew us into him.
I came to tour the community and arrived a bit early for my tour and unfortunately had to leave because I had to wait longer than expected. When I came back the following day, Amy not only remembered who I was but was excited to take me at that very moment. Even though Hanover Hermann Park my not be the place I call home, she has referred me to two other Hanover properties that she says I will love and I want Hanover to know how lucky they are to have such an amazing leasing agent. Loved touring the apartments with Cameron. He was so accommodating and willing to answer any questions. Throughout the entire application and touring process he was available. While we didn’t go with a unit in the building, I keep recommending the place as the leasing staff was so friendly and helpful. I’d definitely look here again and ask for Cameron’s help.
Been living here for a year and I really enjoyIt.Staff is very friendly and everything is so clean.I was worried the pool would be a party scene but it stays fairly quiet.The gym is amazing fully equipped with a boxing room, steam and dry sauna.Walls are solid I rarely here my neighbors. Maintenance is quick and the app makes it easy to report things.Then the views are something else’s !Only real complaint is the new package system. Whenever you get a package it gets stuffed in a closet where you need to put in the access code. Everyone’s packages are in the same closet. The problem is sometimes they don’t put your package in the same spot so you have to go looking through everyone’s package to find yours.If your looking for a spot definitely ask for Stefan he will definitely help you out.
Great place to live, Steph is great and Mrs Loni as well. Victor gets the job done along with his colleagues as well. Lenny is also amazing, as well as Mohammad at the concierge. I would recommend living here. Thank you for a great experience that will continue.
I wish I could give Jameelah 6 stars!! Inducting her skills and professionalism at this property will be great for those that visit and live here at Hanover Hermann Park. I was delightfully enthralled at her willingness to accommodate when and where she is able. She is always very knowledgeable, creative in her ideas and suggestions, and gives 110% every day. In addition to her, the general atmosphere in the leasing office and interactions with the other members of her team have been nothing short of accommodating and pleasing. Maintenance requests, as well, have seen an improvement in response and repair. I hope her presence here continues to take the property to new levels.
Allure Hermann Park has done a great job transitioning into their new management. I would say the old Mangement (Hanover) left them with a MESS and they stepped upto the many challenges and day by day has turned this place around. The management and leasing staff goes above and beyond, the concierge team really holds everyone down and the maintenance response is swift. Overall, the experience is royal.
After touring many complexes in Houston, and dealing with employees that seemed like they could care less to show their properties. I found myself at The Hanover with Cameron. It was the best experience in apartment hunting I’ve had in my life. He made everything so easy and made me feel at home before I had even made the Hanover my home. 10/10 would recommend.
Leasing team is fantastic. Come see Cameron and you’ll fall in love with the community. The amenities are awesome. I love the full gym. There is actual free weights! Also super cool being across the street from the park and a short walk to the zoo.

I wasnt able to fly to Houston to check the apartment, and she took the time to answer all my questions and provided me with a virtual tour of the available apartments and all the amenities. She was extremely patient and answered all my emails and phone calls and helped me through several unexpected issues. I cant wait to move in! :)

I lived at this apartment last year. Unfortunately some how my last review was taken down and It appears its trying to be hidden. My apartment was broken into and robbed on a sunday at ****5 AM**** in the morning by the concierge. The front office did nothing to help me and took an extra week to fire the concierge. This place is not safe and yes more people than you know have keys to your apartment. Get cameras.
I took a tour of apartments around Houston today and Hanover Hermann park was the best. My leasing consultant was Lenny. She was simply amazing, five star service. She was very knowledgeable of the area and took the time to show me all around the beautiful facility. I can’t wait to move in!
I was interested in the Hanover so I made a visit about a week ago and I had the best experience! Lidia, the leasing consultant, gave us a lovely tour and was so full of energy and excitement. She made me and my boyfriend feel right at home!! She talked us through different floor plans and pros and cons and really took the time to make sure we got all the information we needed. Before arriving at Hanover I was sold on another residence, but once I got there is was an obvious decision. The view was amazing, the facility and amenities was the definition of luxury living, and I think Cameron the sales agent did an amazing job not only with selling me on my future, but his customer service before and after my documents were signed confirmed to me that I made the correct decision.
Visited Hanover Hermann Park. Cameron, the leasing agent, was extremely patient as my wife and I wanted to tour a bunch of different floorplans, and then returned the next day to re-do some. And then, helped with some snags in the application process so that it was very smooth and pain free. We love the location, the amenities, and the views. Were excited to move in.
Please don’t move here. If you value your safety or sanity, or that of your loved ones, please don’t move here. It is really not safe, I was attacked by a man literally in the valet circle, and it is not a place I would wish my worst enemy to live in. I have had the issues below since I moved here in November 2021, and have received zero help from the company. I spoke to Monica Fife at corporate, And she assured me I could cancel my lease with a 60 day notice, with no fees, but when I called back after I found a new place she said never mind. Aka lied. I have tried to reach her leadership, and she is not obliging, and has offered no help. I pay over $2200 for a studio and it’s honestly so bad. Please don’t move there. Below are a few of the issues, and is what I sent to Monica Fife.1. Outside doors remaining open/ key fobs not having to be used to open them or use elevator etc. safety issues2. Common area h vac systems not working for literally months.3. Elevators being consistently broken or unusable. Causing huge lines and wait times. In hallways that don’t have AC…4. The day I moved in your head maint employee victor tried to physically take a cart I was using away from me. They were trying to move paint and it was the last cart there was. I had to give my ID to use it.5. No communication from office on apartment visits, inspections etc.6. I was literally attacked by a homeless man in the valet circle. Your team saw this happen FYI.7. There are multiple units being used as Air BNBs….Does this sound like a good place to live, or worth $2200 a month? Honestly…..
This is a truly awful place to live. The apartments are in bad conditions and cheaply built. The appliances break regularly, from the cabinets to toilets to the sinks. There’s always something leaking or broken or stopped working. However, the apartments are the best things about this building, because everything else is even worse. The package room is an absolute nightmare. Ive never seen a messier and more disorganized place. Every time I talk to residents here, no one has ever said they’re happy living here. Save your money and time and do not move here!
I toured with Lenny and had the best time. It felt like I was hanging out with a friend as opposed to someone selling me. I had to quickly apply and make HHP my home. Icing on the cake was the pleasure of meeting Loni while I was conversing with the staff and she is amazing. She knows how to run a property well and I know I will enjoy my time here

EZ, Digeo and Anice. They are just amazing. It is very nice to see a friendly face when I go downstairs and they are always willing to go above and beyond to assist in anyway...And, finally I LOVE the cleaning ladies, Sonya in the gym and they lady that cleans all of the other areas (please forgive me for not knowing her name, I will learn it). They always say, no problem and just do their jobs with a smile. Its really nice. Thank you!!!Thank you to the entire Allure team: leasing office, concierge and cleaning crew!! You are appreciated!!---------------------------------------------------------------I’m changing my review… property was sold and has a new property management, WHR Realty. BE AWARE OF ASHLEY REESE! Literally the worst leasing agent i have ever met in my life. She did nothing but waste my time for 8 weeks straight. I usually never take the time to write reviews but oh boy did this place make my blood boil! STAY AWAY FROM ASHLEY REESE AND THIS PLACE!!!!!! I submitted my application and the fees as well and they took the money and never got back with me.... i kept calling for weeks and all they said was we will get back to you tomorrow. THIS HAPPENED FOR 2 MONTHS!! I just needed to know if i got approved and they couldnt even do that for me. This place is trash and if i could give 0 stars i would. THEY ARE THE WORST! VERY BAD CUSTOMER SERVICE AND I LOST MY COOL AT HER! I started my application in January and they still haven’t told me if i got approved or not! Also VERY VERY unprofessional! I would call everyday and no one would pick up my call. Ashley was not helpful at all.
The worst management ever. Johanna is very rude when speaking to others especially her staff and I don’t know long I can stand it. She will go inside your apartment without you knowing just to be nosy. If I could put zero stars I would. Keep your money and don’t move here until she is gone.
In rarely write reviews however based on the professional and top notch service i received from Stephen Deng when I toured this property, i was excited and decided to write a review. Stephen was extremely helpful and knowledgeable. His professionalism, expertise and excellent interpersonal skills work synergistically to make him a wonderful representative for anyone attempting to lease. He went above and beyond in helping me. I will definitely be recommending Stephen to anyone in the need of a representative because I know they will be well taken care of!
I am a retail tenant at Hanover Hermann Park and Loni has exceeded my expectations and experience as the Property Manager. Her professionalism, as well as the other staff, has been nothing short of exceptional that I would definitely consider becoming a resident here in the very near future.

What I like the most about living here are the people. The Leasing staff, concierge, valet, maint., and cleaning staff (pretty much everyone) are wonderful. In concierge, Daniel is pretty awesome. He’s always willing to help you in anyway, very friendly, approachable, hard working, and just an overall great person. And can’t forget about Sam he’s awesome too!
I have had the best experience working with Timika. She has been absolutely amazing to me and my partner. I really enjoyed her for helping us. She’s such a lifesaver.
HORRIBLE experience, AMY is a horrible leasing agent. The communication is terrible, they denied my calls to the point I had to contact them with different numbers In order to get a response. She answers the phone with a mouth full of food smacking on the clock, Ashley had me email her numerous documents and didnt respond to any of my emails, didnt even have the decency to update me on my application. Just an overall terrible experience. DO NOT WASTE YOUR MONEY AT THIS PROPERTY, I feel as if theyre prejudice. They also would not provide me with their cooperates number.
I was looking for a place to stay once I moved to Houston and this was the first place I stopped to look. Lenny showed me around the building and all the amenities the building had to offer and it was a done deal. I didn’t even go check out the other places to live I had lined up to see. Lenny and the team made the moving process much easier than I had initially planned!
The Good:If you have lived in a high rise before, then youll feel right at home. This place has all the features you need. Super close to all city life and nearby amenities Houston has to offer, phenomenal view of Hermann Park, and convenient access to the medical center. The building offers shuttle services to and from the medical center. With that said, a few things that set this place apart from the rest include; the valet staff and service, and above all - Annette Knoth. From the beginning, Annette welcomed me with genuine warmth and showed how much she cares about people in general. No matter the obstacles, she strives to meet all your needs going above and beyond to help create a comfortable environment for you to call home. If not for her, I can say confidently that I would not have made the move. This alone made a significant difference in my decision. Now, the building has a new property manager. Good people and they too care about how the future of the building. They have made significant progress to shape-up the property and make every effort to bring more value to the residents. We use to have frequent AC issues but they went above and beyond to make it right.The Ugly:#1) The gym/Fitness Center!!At first glance, the gym is beautiful and has a lot to offer. However, the gym is leased to a man with control issues. He brings outside folks in and charges a fee for personal training services. What does this mean for the residents? Well, lets say you bring a friend to workout with, coach better not catch you talking to your friend about anything related to exercise. On one occasion two friends accompanied me to the gym, and since each resident is allowed two guests at a time all seemed well. I had the responsibility to design our workout program for that day, and I was going through the workouts with them at each station. Shortly after, Coach comes up and says, you cant be coaching them on what to do or showing them how to workout, you can hire us to train you but you cant bring that here. Aside from my friends feeling embarrassed as if they had done something wrong, I felt furious. This is not a 24hr Fitness where this type of approach is understandable. This is my home, I pay my amenities fees just like everyone else and should not feel uncomfortable outlining an exercise plan with my friends. Since Coach has a business interest to recruit clients, he imposes on you and your friends. I have heard from other residents that if you merely talk to your friends, hell approach you to find out if youre talking about any exercise-related topics.

These apartments were recently purchased by Hanover, who have some of the best luxury apartments in Houston. They’re already making their mark with major improvements in conditions and amenities. If you’ve seen their other buildings - like Hanover Montrose - you can see the high standards they keep. The location has always been great, especially if you work in the medical center. It’s a great time to be at Hanover Hermann Park!
We love the gym and the two physical therapists and the yoga teacher. We were hooked to the place and we bought an apartment at Mosiac because of the gym (I think it was love at first sight for my husband) The therapists are constantly finding new ways to strengthen the clientele and Jeff, the yoga trainer has my husband started on yoga and hooked to it. It is always soothing to see their friendly faces around the gym.
Fantastic property! Visited a couple of friends here and loved the building and location. Came across Mr. Gabehart recently and he was so pleasant and courteous! Having interactions with staff members like him really made me consider leasing at Hanover when my existing lease expires.
Lenny has proven to have a disciplined work ethic in her entirety at Hanover Hermann Park. Beautiful property with amazing views. Samuel Vasquez one of the maintenance supervisor assistant he is such a great helper , always on the go when it come to helping residents . He is fast and a very good technician , with lots of knowledge about the property. Will defenitley be renewing my lease.
Hanover Herrmann Park is incredible. Since the first day we walked in and met Steph it has been nothing but beyond my expectations. The covid-19 protocol is great as well. I love how the building has handled everything for our safety. Communication is a big deal for me and everytime I reach out to Steph, I always get a response immediately. The concierge are always friendly and always there to help as well 24/7. The building is always clean and the neighbors are all great people. I’m not getting paid or getting a deal to say any of this. These are just the facts for me since moving in. Thank you everyone at Hanover Hermann Park for making this a great experience. This is one of my favorite places to refer my clients now that Hanover is managing the building. The new manager is professional and personable and has made some great changes. Each time I refer a potential renter they can’t believe the view of Houston this place offers. Realtors, if you haven’t seen the building in a while, go back-it is some of Hanover’s best work.
I can honestly say living here has been so stressful. Since the day I moved in the AC has worked well in my unit. They came up with every excuse not to fix it. The smoke alarm was peeping in the middle of the night and it’s been 5 months since they took out the smoke alarm and still have not returned it. I’ve called about it more than once. Packages have gone missing and they don’t do anything about it. Can you imagine buying something expensive and having it delivered just for the package to be handed off to someone else? I decided to move out and they continue to give me a hard time to move out. I made reservations for the loading dock twice just for them to tell me I didn’t. Sam was the only one who was able to help me in that. I ended up having to change my time so I called the concierge at the desk to do so and he said he did but he didn’t. I went to check with the concierge at the desk when I had the time to see them, he was busy so Steph helped me out and told me they had never changed it. People here honestly just do not do their jobs. There are only a few that truly care about your living experience. Steph, Sam and Daniel are amazing staff that will always do their very best to help you in every way! If they had more staff like them, I wouldn’t be writing this review. Steph Deng is an amazing person and so incredibly helpful! Loved having him around!

I’ve lived here long enough to see the fitness center prior to Coach Jackson’s arrival and what it is today: night and day. He has given it a complete overhaul and single-handedly turned the Hanover gym into a 1st class facility. I remember when “Coach” got here at the beginning of 2017, I still had a membership at a local gym because there was no one available to give me the tools to reach my full potential. Seeing Coach Jackson’s teaching techniques and his hands on approach, I was able to cancel that gym membership immediately following his arrival. Thank you Coach for the tutelage and the assistance that you have provided to not only me; but to the plethora of residents/members who visit the gym here at Hanover Hermann Park.
Hanover Apartment homes are a great place to live! Conveniently located on Almeda store near the Medical Center. It is also close to Hwy 288 which connects to any major freeway in Houston. The apartments themselves are very upscale and comfortable. Clean lines and have the very modern look and feel. I definitely recommend this place to anyone who is looking for a home.
Fitness trainers are super approachable and very well educated on how to train their clients properly. I was visiting from Chicago and trained with Dwight Jarmon, he explained every aspect of what I was doing, along with the correct body form to do it. Gym was always clean and well kept. I would recommend this gym location and personal training staff to anyone looking to transform and tone their bodies.
This is a great place to live. I have lived here for 5 years and I must say I don’t have anything to complain. All the people at the administration are simply awesome. Most notably Stephan!!! He is an amazing guy who knows how to treat his residents!
Just moved in and loving it so far. We had a bit of an issue at move-in, but Loni Burke, community director took care of everything and turned an issue into a great opportunity to show exceptional customer service! If you’re on the fence about moving to Hanover Hermann Park, definitely do it! You won’t be disappointed!Loni is the best
Best views of the city and an amazing staff! Cameron will help you find the perfect apartment and make sure you love living here. Easy access to the Medical Center is also a huge plus. You cant go wrong with this one.
Great Location and Great Amenities. Be aware; North and South towers are managed by different companies and reviews below are from residents of BOTH. North Tower is the one to go with.Hanover at Herman Part was originally the Mosaic South Tower that had amazing and caring staff.Thats when Id originally moved in and loved it. There has been a high turn over in managing companies/owners over the last few yrs. Ive lived there through at least 3-4 of them. When Hanover took over all the old management and personnel left and multiple new indifferent employees replaced them (there are some kind and caring ones too but they usually wouldnt last too long in their position/role). Loyal customers were no longer valued (unless they are to pose financial interest) and not appreciated by the leadership. When I moved in carpet was old and the unit wasnt newly renovated, etc. After my leases ended, I had to relocate as the atmosphere has changed dramatically and it became less of a family oriented community that Id want for my child (more noisy neighbors at night and hallways smelling like weed). I cleaned the unit and Ive never had a pat. To my surprise I was charged >$900 to touch up normal wear and tear (some marks on the walls and to replace the carpet) and to do a minor cleaning of the refrigerator and sinks. The most lux and expensive house cleaning would charge
My experience with HHP has been amazing with world class service provided by Lenny, my leasing consultant and Loni, property manager. They put me at ease when I was looking to move cross country, which is hard enough. They made it seamless and wonderful
I currently live at this location and 100% will not be renewing my lease. When I first moved in, Mosaic ran the South tower and had friendly staff. Since then, Hanover took over management and there have been numerous upsetting changes and lack of proper monitoring and upkeep. The parking lot has been filled with dirt and trash and numerous occasions, the elevators never work properly, the coffee machine is malfunctioning 2 out of 5 weekdays, and particular members of the staff are rude and not caring (especially considering how much the rent is). I even had an incident in which the Valet service almost hit me while I was walking my dog across the crosswalk.For a apartment that boasts about its luxury and safe space, it was very upsetting when my vehicle was broken into and stolen from the premises without any idea of the thief.The only reason I am not giving them 1 star is due to the incredibly nice concierge staff and morning maintenance crew that greets me daily and checks in on my status, as well as Ms. Powers who was as helpful as she could be when my vehicle was stolen3/10 would not recommend.
Me and my friend Patric showed up not knowing what to expect, but Lenny treated us like family. She was honest and kind and gave no pressure. She was super knowledgeable with every question and concern we had. If you ever walk in ask for her and she’ll take care of you with 5 STAR service

I want to write this review so that potential residence know who’s a great trainer Dwight! I believe he is the essential ingredient if you want to tone up, learn a healthier life style or loose weight. Coach Jackson designs a program to fit your needs and goals. They goes to the gym with you and exercise right with you. They has a very positive and motivational approach to helping you reach your goals. They has great nutritional guide lines and tips. They knows the gym inside out. If you don’t regularly go to a gym, they will help you get comfortable there. I believe I will reach my goals and I don’t think I’d get there without their help. They’re are great mentors!!!!”
Cameron and Stephan have been absolutely amazing in my time here! From the initial tours, to the move in, to my time as a resident…. Absolutely appreciate all the attention to detail and their welcoming and hospitable energies. They bought me a memento in memory of a personal loss recently and if that doesn’t convey how amazing they are then I don’t know what does.
Steph is so knowledgeable about the property and he is so professional and kind , he made sure I was comfortable and he answered all of my questions. He is the best leasing director I came across. If you are looking for a luxury living experience Steph is the one to go to.
