WARNING: DO NOT APPLY HERE! *update*I am a retired law enforcement officer & US Army Veteran (20 years). My wife and I have our approval letter for buying a home. Our credit and income are good and verifiable, but we need time to search as we are out of state and moving back home(Houston) from North Carolina.First, I attempted to speak with a literal representative at the physical location to get a more personal feel about the staff there (since we are out of state), but that was impossible.However, we liked the location/area, and the prices are also “fair.” Therefore, we applied online last week.Since then, I have called multiple times for updates and tried to talk to someone, but they have an answering service that takes their calls. I have yet to receive a single phone call back, an email, or any legitimate communication (other than automation).In my experience, this is unheard of and a horrible way to conduct business with real estate-related matters. I am deeply disappointed with the level of service we have received. Can you imagine trying to sell a house this way? It wouldnt happen.Therefore we took our business to another company which was very happy to have it! The poor service we experienced was a significant factor in our decision. From what I have read from the reviews, this is a nightmare scenario, especially in an emergency.***UPDATE***After 2 weeks, we received an approval letter via email but with conditions that wanted a full deposit plus half a month of rent due to our credit of 650 average (out of the three, two of our scores were much higher). They were fortunate because state law says they only have seven business days to respond legally - the response was on the 7th day (including the weekend/Thanksgiving holiday).We finally received a phone call back from the property manager, who apologized for the communication issues and said that she was on vacation (despite having two other associates in the office) and that they would work on the communication side of things.
Living at Avana was such a great experience for my husband and I. We lived here for two years and honestly have no complaints.We ended up leaving last year only because we had a newborn and we wanted a little bit more space for a crib in the bedroom. But if we could go back in time we would’ve never left. Living here was peaceful and it felt very safe to us. Also maintenance was always amazing and we never ever had issues with the management. 10/10 experience. We will definitely be back once our lease is up lol

Edited to add a two-year update:After two years that passed far too quickly, I had to say goodbye to my home at Avana Eldridge. My previous rental experience left a great deal to be desired but until I moved to Avana, I had NO idea how much! It was like night and day moving into a community with a maintenance crew that was timely, incredibly knowledgeable, and responsive. Everyone I interacted with at the office was just fantastic, too. From Anthony Galloway who first toured the property with me to the individuals who always called to follow up on completed maintenance requests, everyone was professional and treated me like a person and a valued resident, not a number.Sure, there are a few things that could use some work, but I honestly don’t know how those things could be properly addressed. There were frequent issues where folks would either pull into a parking space or idle by the curbside with incredibly LOUD music blaring, usually at night. If it was loud enough for me to hear through the blinds, drapes, and with a noisy movie playing on my TV, I can’t even imagine what it was doing to their ears. Also, there were the usual culprits when it came to walking their dogs, even though there were pet waste stations all along the property. Also, the enclosure where our roll off dumpster sat would sometimes turn into a general dumping ground, particularly after a big holiday. Again, I have no idea how management could even begin to address these issues apart from what they already do. Lastly, I maintain that the concept of “pet rent” is a rental trend that needs to go the way of the dodo. A five-year-old on a sugar high can do FAR more damage than two small cats ever could.Now for the highlights. My floorplan was bright, spacious, neat, and clean, and perfect for me and my cats. The 9’ ceilings gave the place an open, airy feeling. The 2” cordless wood blinds were such a welcome change from the standard, shabby mini blinds one usually sees in apartments. In two years, I had no problems with any of the appliances. I did have one small leak in the study early on but again, maintenance was there lightning-fast along with the property manager, ensuring that none of my work-from-home equipment was damaged. The follow-up was just as impressive. If you’d told me two years ago that a water leak would NOT send me into a panic attack, I would not have believed it. Again, it was that thorough attention to detail and responsiveness that really made me feel like I was valued. The pest control service (Massey) was awesome, and I had almost NO issues with bugs in the apartment. Were it not for a death in the family necessitating my move to Pearland, I would still be at Avana Eldridge enjoying the Zen space I created there. Avana Eldridge was truly the home and living experience I needed.Edited to add a one-year update:A whole year has passed and I am still delighted to live here. Maintenance is legitimately responsive and someone from the office always calls to follow up and ensure everything was taken care of promptly and correctly.The difference between being a resident here compared to my previous complex has been night and day. I feel valued, my voice matters, and the people I interact with, whether neighbours, maintenance, or office folks, have all been kind, friendly, and courteous. This move was the best decision Ive made in a long time. Im only sorry it took me so long to make it!-----Anthony Galloway was the leasing agent who took me on my tour of Avana Eldridge and not only was he knowledgeable, upfront about answering my questions about past flooding and other concerns I had, he was able to answer absolutely all of my questions. He is a big part of why I ended up applying at Avana Eldridge and I am looking forward to moving in at the end of the year. The property is gorgeous and the amenities are exactly what I was looking for.
Avana is a community with a pleasant atmosphere, which offers security and tranquility. The geographic location is great and easily accessible, everything is close: supermarket, pharmacy, restaurants, nail spa. I can go out by public transport if I dont have a vehicle...I am very happy living here.
I am living in Avana and it’s beautiful to live here. Office staff is awesome and very helpful but I must especially highlight the work that Tristyn Guzman does. She is very helpful and understands the issue. She helps to get the issue fix on priority. In addition, she is a lovely person and very professional. I do recommend Avana Eldridge.
Avoid This Complex at All CostsWe lived in this complex for a year, and every month brought a new problem. The pest control is ineffective, the corridors are consistently dirty, and the gate is frequently broken. The valet trash service is unreliable, with dumpsters often overflowing. To top it off, the staff is unhelpful and unresponsive. For the high rent prices, you can easily find a much better apartment elsewhere. Don’t waste your time or money here.
Not RecommendedI lived at the apartments on 1415 Eldridge for one year and had a disappointing experience. The leasing office staff was generally unhelpful, and valet trash service often didn’t arrive on time. The Olive Hills gate remained broken for six months, and the fence damaged by a tornado took several months to repair.Safety was also a concern—there was a shooting incident in the complex during my stay. Although I wanted to move out earlier, the associated fees were prohibitively high. Now that my lease is finally ending, I want to share my experience to help others make an informed decision.I’m still concerned about the status of my deposit, and I’ll update this review once I have clarity on that.
This is a nice, quiet, and convenient place to stay. If have any maintenance issues, they are taken care of promptly. The complex is kept clean and the office staff is very friendly. The company’s staff and associates are knowledgeable, helpful, and very friendly. They came and made sure everything was working and helped me with something I’ve been trying to get set up for 2 years. They followed up to make sure everything was working and was very pleasant. Absolutely awful management - avoid at all costs!Our stay from October 2023 to May 2024 (the lease was on my husbands name), the place is a complete disaster because of the management. While the location was decent and close to town, the way we were treated was beyond unacceptable. We informed them a month in advance that we might need to leave early due to family circumstances and a work relocation. Instead of being understanding or even reasonable, they outright refused to acknowledge our notice. Not only did they stick us with an early departure fee of over $2000, but they also made us pay an additional two months’ rent.The lack of compassion and basic decency was shocking. It’s clear they were just trying to take every cent they could get. They didn’t even bother returning our full security deposit, even though we left the place in perfect condition—spotlessly clean, no pets, no smoking, and no damage whatsoever.This place was a complete nightmare to deal with, and the management is nothing short of greedy and dishonest. I wouldn’t wish this experience on anyone. Do yourself a favor and stay far away!One star is only for the relatively good location...
Avana has strong sense of community. It’s a great family-friendly location, with a bayou park just a 10-minute walk away. There are also coffee shops, restaurants, nail salons, hair salons, and a dentist all within walking distance, offering plenty of choices. The apartment complex is pretty big. Our building is located right by the leasing office, and we have not had any issues in three years.
Living here was a horrible experience. First of all management was so hard to reach whenever we had a maintenance issue (which was pretty often because the appliances were not new) and we would call to complain about bugs and they rarely ever sent over pest control even though we were paying for it each month. But oh my gosh when I tell you this place will try to nickel and dime you for every cent you own I mean it. Greystar is the most money hungry company I’ve ever seen. The corporate greed is unreal. When I first moved in the rent was reasonable. Like $980 for a one bedroom but when I moved out 3 years later, it increased to $1400! For the same amount of space and no added amenities. Every year it increased a ridiculous amount and they still are demanding money even after keeping our security deposit and trying to charge me for some stupid crap. When I moved in I noticed there was a pipe constantly dripping into our bathtub and I called the office to make a complaint and they told me that there was nothing they could do and that’s just how it was so I never took a bath there only showers because who wants to take a bath with a nasty water dripping on your head from the apartment above you? Not me. And now they want to charge me for the rust stain in the bathtub from that water dripping constantly for 3 years. What a joke. Anyway my advice to you if you’re looking for a place to call home and you’re checking reviews, if you value your money do not live here. Avana is a black hole that loves to rob people and the apartments are not at all luxurious for the price they are charging. Disgusting

The maintenance service here is abysmal. I’ve been living here for a while now, and I still have no proper lighting inside my apartment and outside area its just dark. I’ve submitted a maintenance request, but its been more than 2 weeks with no response or resolution.What’s even worse is that the leasing office is completely unresponsive once you’ve signed your lease. They don’t listen to concerns, and any issues you raise seem to be ignored. I feel stuck and extremely dissatisfied with the overall living experience. Would not recommend this complex to anyone looking for reliable service or decent apartment quality.
This was originally 5 stars when I moved in on 2021 but since then I has drastically declined. The area became trash like with junk cars parked in all of our parking spaces bc dumb people decided to use it to do business and sell damaged cars like a salvage car lot. Then there were a few cases of break ins and cars being stolen. The gates were down for longer periods of time. Water was often shut off with really short notice (an hour or 2 ahead of time). The management team just wants your money and declines your work orders. I had very bad cracks on all sides of the wall a year after moving in and notified them about it but by that time the management team has changed and they disregarded my work order, I later received an email saying the work order was completed. I had to move out of there bc I felt like I was just paying them to mistreat me and keep their pockets full. Also upon moving out, they took our deposit and charged us for carpet cleaning (fair condition), trash removal, another bs unit cleaning fee, and an additional $90 for cleaning that they pulled out of their ass (it took 4 months to dispute this charge) all totaling $295 minus the deposit. The deposit was 250.
The most amazing staff that I have ever dealt with.I used to be a leasing agent back in the day, but I have to give the best compliment to Mrs. Rita, who has been the best agent I’ve ever dealt with in all my years of renting.From the very first time meeting her, she has been nothing but kind courteous, and one the most friendliest staff members i’ve ever met. She helped make my stay here very enjoyable, and for that reason alone Is why I am renewing for another year. Now she’s not alone, she has an awesome staff from Leslie, to Kristen and Jackson sweetest and hardest working staff ever.I don’t want to forget my maintenance crew and how they handle anything that needs to be done when you put in for service call. What I love about this complex is they maintain to the best and will follow up after your service call to make sure you have been satisfied with the job.So with that being said anyone that has read this and looking for your next place to live, I highly recommend the Avana Eldridge apartment complex!!!You can’t go wrong. The best staff and crew will be there for you. Don’t take my word. Come on by and give them a try. 🏠
We’re new residents at Avana but during our application process the staff were extremely patient with all our questions and issues with documents (we’re not from the US - so there were multiple), all our problems were solved efficiently and couldn’t make a single complaint about any member of staff who we spoke to during this period. Massive thank you to Jackson who was exceptionally kind and informative, very approachable and answered all our (many) queries with endless patience and professionalism. Since moving in our experience of Avana has been just great - love our flat, great amenities, lovely staff, and I’m looking forward the rest of our time spent living here. From our experience so far, would honestly and enthusiastically recommend Avana to anyone who’s currently looking to move!
Do not live here! While the location was convenient and comfortable enough, dealing with management was a nightmare! They will nickel and dime you for everything and will not work with you at all. Maintenance they said would be done before move-in was never completed, and do not expect to get your deposit back. While it’s a gated community, the gates seldom worked properly and were thus left open leading to many cars getting broken into. Avoid renting at Avana Eldridge if you can!
While my time living in the complex was generally good, I was hit with duplicate and excessive charges once I moved out. I was mislead (three times) into believing that I could return the keys a few days before the contract ended, as long as I paid rent and utilities through the contracts end. This led to penalties. Additionally, they attempted to charge me for duplicated fees. Be cautious: do not trust any instructions unless they are in writing or voice recorded. I will never live in this complex or any administered by Greystar ever. Everything said above is allegedly.

Let me break down the issues I encountered:1- Broken Gate: The gate was consistently broken during my stay. This not only compromised security but also caused inconvenience. It’s disappointing that such a fundamental feature was neglected.2- BBQ Gas Shortage: For an entire month, the BBQ area had zero gas supply. Imagine the frustration of planning a barbecue only to find the grill unusable. This lack of attention to basic amenities is unacceptable.3- Poor Maintenance: The structures within the residence were in a sorry state. Rundown utilities, chipped paint, and neglected common areas were evident. It felt like the management had completely abandoned their responsibilities.4- Ineffective Management: Speaking of management, it was abysmal. Requests went unanswered, and there was no sense of urgency in addressing issues. Communication was lacking, leaving residents frustrated.In summary, Avana Eldridge Residence falls short in every aspect. I strongly discourage anyone from considering this place for their stay. I’ve had a great experience getting to know the property with the help of Syrohn. He really made it to where I felt comfortable with letting him know my needs and he really seem to know about the property.
I will start by saying. I DO NOT Gives reviews. I always felt like they were a waste of time. But this property is well deserved. I’ll start with the staff. Very friendly and helpful and responsive. Whenever I had a question. Someone was there with an answer. Maintenance: was just as great. I lived there from January 2023-May2024 and did not have any issues that the didn’t resolve with the hour. Last June, my air unit needed maintenance on a Sunday afternoon. When I tell you someone had fixed it within the hour of my request. I mean it! Property and Appearance: they take great care of the property. Picking up trash daily. Now granted. Some of the neighbors can be messier than others. But they do a great job addressing the behaviors.Noise: never had an issue in my building 19.Parking: ample parking closer to the back. But I can see those in the front maybe having to walk a few more steps. The Pools were very clean along with the gym. I moved to have a shorter commute. But hey. I may return!
I was in the Avana at Eldridge for two years and other than the problems that I had during my stay (roaches everywhere that could not be fixed even with having pest control for almost every month. They were coming day and night from ceiling, walls,… the pool is closed most of the time because of issues and staff and management are not helping on any of the issues). The worst experience happened after moving out by getting the letter stating not only was I not getting my deposit back, but also getting charged for rotten cabinets that were like that since day one, cleaning the carpets, painting the walls for normal tears and wears (after two years of staying), so they are trying to eat the deposit and on top of that I got charge for almost $400.00.Please make sure to ask the residents before deciding to rent an apartment.

I just recently moved here, would have given 5 ⭐️ if there were no issue in the apartment when I moved. Maintenance was a little slow in the start but they improved a lot recently.I have spoken to their staff but Lesley Rios, I would give her 5 star for being considerate and really did her job well from the very start and even after I moved. Whenever I want to ask something, I would prefer her as she’s very accomodating.Great location, bit of traffic here and there but not a big deal. Lots of trees nearby and they have floor plan that I wanted.If you are considering living here, I would recommend this. Just checked everything and ask a lot of questions before finalizing as that’s what I did.
DO NOT STAY HERE. Upon moving in my apartment was not cleaned, dead roaches everywhere. Only been here for 2 months and realized I moved into an EXTREME GERMAN ROACH INFESTATION. We clean as much as we can everyday but still see 5-7 A DAY. They get in our clothes and fridge. Had to be put on weekly exterminations and it still did not work. Wanted to end my lease because it started to effect my health so they suggested to do an extreme German roach treatment where they would have to gut out my pantry, parts of my kitchen, ect. Which was an inconvenience. This has been a terrible experience for me. Everytime you try to get an issue resolved your pushed off. Manager said she would come check everything out and never came. Currently trying to get out my lease but it has been difficult considering they keep pushing me off. DO . NOT. MOVE. HERE.
I am staying here since last 1+ year. I feel this is safe and clean community. Leasing officers are really cooperative, especially Tristyn Guzman. She always takes care of all clients very diligently. Rita (Manager) she is also very humble and helping person. All maintenance requests will be taken care in only1-2 days. They dont do anything about the parking situation, if someone parks in your spot after office hours nothing happens no tow unless approved by management which they wont care after office hours or the weekends.This place is going down.

I recently scheduled a tour at the Avanna Apartments by Greystar, as several people recommended it as a great new home. Currently, I live in another Greystar-managed property, so I had high expectations. Unfortunately, my experience was quite disappointing due to the poor customer service.The staff member who attended to me, Tristyn Guzman, was very unprofessional and rude. Instead of giving me a proper tour and explaining the amenities and features, she handed me the keys and sent me off on my own. This is not the level of service one expects, especially when visiting a potential new home. I felt extremely unwelcome and disrespected.When someone schedules a tour, they anticipate a guided experience where they can learn about the property in detail and have their questions answered promptly. This helps in making an informed decision. I strongly suggest that the management at Avanna Apartments trains their staff better in customer service. A welcoming and informative tour is crucial for attracting potential residents and ensuring they feel valued.Overall, I was very dissatisfied with my visit and urge the management to improve their customer service standards.

I moved to Avana in February of 2024. Some residents recently moved in above me and are extremely loud. I can hear every single footstep, items dropped, cabinet closing, etc. The foundation must be very very thin. I work from home and the noise is unbearable. I have called and emailed the office and it has not gotten better. The Property manager got back to me and after I explained my situation she was able to help me get started on a transfer! Thank you so much! The staff isn’t very responsive but the manager is amazing.

I’ve lived in a few different properties between NY, FL, GA, and now TX, and I have to say Avana Eldridge by far is the most impressive. Anthony and the ladies at the leasing office were such top-notch professional throughout my leasing experience. Being a resident here feels so relaxing and comforting. Everything I need to feel at home is right across the street. The neighborhood feels safe, the grounds are well managed, the maintenance team is fast and efficient, and my neighbors are respectful and friendly. 10/10 highly recommended.
I wasn’t going to leave a review. I would have applied to this apartment but the leasing agent that showed me the apartment didn’t even know that the apartment wasn’t ready. I pulled out my phone to record so I can compare to other apartments I’ve seen but when I did the agent got an attitude with me and saying I’m not supposed to record the apartment and that I didn’t have consent to record her. I apologized but once we got to the leasing office she brought it up again and did apologize for the messy apartment. I was trying to record the apartment not you. This is the first time I’ve experienced this looking at apartments. I said when I pulled out my phone I was about to record the apartment so for her to do that was unprofessional. I’m glad she did now I know I will not be renting at this apartment.
Lived here for 3 years, absolutely wonderful experience. Everyone from the entire team were very helpful and had a great attitude. It is definitely a hidden gem in this crazy market. Very fulfilling. My stay has been pleasant and peaceful. I have enjoyed the amenities and events provided here. The different raffles are rewarding to the community. Great ideas for them. I would recommend this pla. Great ambience I enjoy the bi monthly food trucks. You get to have a no cooking day
As soon as I put in my inquiry about this apartment community I was met with kindness and patience. The staff here at Avana Eldridge are extremely kind people and I appreciate their willingness to make sure the move in process was smooth as possible. I really like my unit and this neighborhood has all the convenient grocery shopping stores near by. I don’t have to drive far if I don’t want to.
A home away from home! We have been living here for going on 3 1/2 years now. The office has had changes in staff over the years and we really appreciate Desiree for always sticking with us and our questions! When we have concerns they are always willing to call me back to solve the problem the best they can.Truly the only downside is when the 911 phone goes out at the pool and they have to close it. :(
I absolutely love my unit! The location, the features and the service I’ve received since I moved in. The office staff have been nothing short of amazing, Anthony went above and beyond with my move in day, and Desiree even contacted me a few days after I settled to inquire about my experience. This truly feels like home! The patio…. OMG is my favorite place, it’s HUGE, and I love sitting outside.
Tristyn Guzman is responsive, helpful, knowledgeable and easy to work with. Even maintenance personnel are good at fixing the issues from time to time. Avana Eldridge property is in proximity with the many stores needed in day to day life. I have been staying in this place for more than 3 years. 😬😬😬
Great place, Rita the property manager is the best.Since day one, I felt like home, great place to live in, I like the Avana manager very much, she was gvery nice and understanding all the time , the only exception to my good living experiences is the dog in the 2718 who they leave on the balcony and parks most of the time
When a leasing office manager as well as the corporate office attempts to gaslight your reports of unneighborly noise from upstairs neighbors stomping like children after quiet hours is one aspect that makes living here absolutely atrocious. I’m a college student who’s right to have any peace & quiet in my apartment seems to be null-and-void; my assignment deadlines are at 11:59p which is not enough time and is horrendous. The frivolous behavior of offering another unit that doesn’t meet my selective criteria to accommodate for a problem with another tenant is completely deplorable. How dare you attempt to make newer residents move and they’re not the culprit who’s causing excessive noise. The parking is the really becoming a gargantuan issue because people that shouldn’t be on the property are staying here. There are cars that have tickets on them that don’t move or seem to belong to anyone on the property which is wasting ample parking. This whole complex is a joke! Kierra, Anthony and Desiree are great, but the others are completely incompetent and don’t really give a damn about resident living or the simple respectful considerations that are necessary to maintain peace and quiet within your home that you spend about $1,300/month; they only want your money. I’ve made my case with multiple recordings of the noise & NOTHING CHANGED. Save yourself some time, energy and effort; don’t move here if you are a college student who’s trying to make a better for themselves where you need quiet to don’t homework or any decent person who needs quiet because they won’t do anything about it. Peace and a right tenants have at night, they don’t care and make every excuse to why there’s nothing being done. If your require quiet to get work done, forget about living here; there’s no courtesy here as well as not security officers.

Been living here for a while now. I’ve seen the office have changes in staff members. Scarlett has been one for the better!! I’m usually one to avoid the office but She has been easy and great to deal with. Very kind lady and one to go above and beyond. Apartment offices need more staff like her.
I have lived here for about 2 months now and I love it! Very quiet community with wonderful residents and staff! Maintenance is quick to respond to problems along with the leasing staff! the leasing office is always hosting resident events to get us involved and able to socialize! Caitlyn was amazing through my move in, extremely helpful and friendly! I have no complaints so far and would highly recommend to anyone looking for a quiet, clean community!
Disappointing Experience at Avana on Eldridge ApartmentsI recently concluded my lease with Avana on Eldridge Apartments and I must say, my experience was less than satisfactory. I have lived in three units at this location spanning 2 owners. AMLI was the superior management company, but they sold to Greystar and this has led to a slow decline of this property.While the location is convenient, there are several areas where this property fell short. The maintenance and upkeep of the property were sub-par. There were several instances where maintenance requests took far too long to be attended to, leaving me in uncomfortable situations. In one instance it was a 3 week wait. Its important for a residential property to respond swiftly to such requests, but that was not my experience here.The noise level in the building was also consistently high, making it hard to have the peace and quiet one expects in their own home. It felt as though there was little consideration for the comfort and needs of the residents.Additionally, I was disappointed with the management. Communication was often unresponsive or delayed, and issues were not resolved in a timely or satisfactory manner. As a tenant, its essential to feel that your concerns are heard and addressed, but I felt overlooked and undervalued. I have yet to receive a phone call from the community manager that has been promised to me by multiple leasing consultants.While I understand no apartment complex is perfect, the issues at Avana on Eldridge were too frequent and significant to overlook. I hope this review helps others make an informed decision about whether to rent here.Update: Dont respond asking me to call the property to talk about the problems, I have called...multiple times, you had all the opportunity in the world to address issues and your entire team failed.Update #2: The complex took nearly a month to reach out about damages and put a due date that is in the past. On the lease end date the management company notified my electric company to end service, small caveat of ending it 36 days after my lease ended, they then used the electricity running my bill up $80 in 4 days before I caught them essentially stealing from me. This company is no better than a slumlord and should be avoided at all costs.
We are very happy here! Our experience throughout the years has been very positive. Rent increases are never good news, we are an older couple so this is hard on our budget. However, the Avana community and staff have been the reason we stay. We especially appreciate the maintenance services! The work and maintenance staff are OUTSTANDING!!!!
From the moment I walked in the door of the leasing office, Madison greeted me with a smile and a friendly welcome and I felt at ease and at home. She was very transparent about the leasing process and the move in process. As soon as I was approved she walked me through what was needed and what I could expect. Since my move in day I have been so satisfied with my neighbors, my apartment, and the area in general. Safe and quite, with friendly neighbors, and easily accessible mail and trash, and the parking is amazing. No matter when I come home I can always find a spot. It is a very easy going environment and that is what I like. Everyone is so friendly and the management staff does great with emailing apartment information from community events to apartment updates and things to know, but not in a bothersome way. I love the constant communication through email, and the option to unsubscribe for those who may not like the emails. I am so happy that I chose this place. Close to work, quite, friendly, and CLEAN. I couldn’t be happier.
I went in the leasing office today to take a tour of the property and Desiree was such an amazing agent to tour with! She was super nice and patient, and answered all of my questions I had about renting with Avana. The property is also gorgeous, DEFINITELY considering moving here!!

The community is kept clean and I love the spaciousness of my apartment and all the upgrades included. From management, Krista Morton is always friendly and makes sure all questions or concerns are answered and resolved. Phone calls are always answered during business hours or returned on the same day. The maintenance team and service is professional, fast and efficient. Security cameras have recently been installed in the parking lots. There are monthly community events, food trucks, and the apartment complex is conveniently located near Terry Hershey Park! I have been pleased with my overall experience at Avana Eldridge.
Ive lived here two years now and think its a great community! The staff is always friendly and helpful when I call or email, the maintenance team is quick and efficient, the grounds crew always waives or says hello. The community itself is fairly quiet for being so large. Most of the residents are couples or families with younger kids. Overall I feel very safe living here. There have been two car breaks in near my building since Ive lived here but there isnt much you can do about that. They have a security car that patrols the complex and are currently installing cameras. The amenities are great! Valet trash, two pools, new grilling areas, a brand new gym and clubhouse. Overall I would recommend Avana Eldridge if youre looking to live in the Energy Corridor for a reasonable price.

I’ve lived here for almost 2 years and I love it. Walking my dogs is such a joy with all the established trees. I haven’t had much issues with my apartment but when I do put in an order they come very quickly. I don’t see the front staff much but the maintenance guys are so nice. I feel very safe in the complex. I’ve walked my dogs late at night and never had any issues. In the evenings there are so many residents walking around which is nice. It is a very quiet area. I’ve enjoyed my stay here for sure.
EDIT: Surprise! I moved out of this apartment in July 2021. It is now February 2023 and I have just received a bill demanding payment for window repair, window replacement, toilet damage, and nearly $400 in utilities - all after they refused to return my deposit when I moved out. So now - nearly two years after I left this place - I will need a lawyer to truly be done with it.So just FYI, it wont be so bad to live here, but they will make sure it hurts when you leave.---I lived here for two years and I enjoyed it for the most part. There were a lot of issues with communication and slow action for major issues, but my experience trying to leave has been so abysmal, I couldnt recommend this place less.I didnt know my lease was extended until I was turning in my keys on the move out date on my original lease - and it was renewed for almost twice my original rent. I also had no option to break this lease for the amount on the lease I agreed to, but I could if I paid 2 additonalmonths rent (even though the remaining time on the lease was 18 days and it was month to month anyway.) Despite having vacated the premises, I am now seeing I am still being charged utilities - including a $50 vacant service fee.So despite being out of the apartment on the time I had been told, I am now out roughly $3,600 and this is before theyve even considered my deposits. Considering that when I asked what I should do to prepare the apartment, the front desk couldnt tell me what was looked at and what was considered reasonable damages - since all of that was done by the maintenance staff - I can expect my deposit is not coming back and to be expecting another bill for who knows what. Even if I asked for an itemized bill, I have no faith that it would be accurate because - again - the front staff in charge of billing apparently have no idea what is repaired in vacated apartment.
Avana Eldridge is a beautiful community with lots of squirrels and trees. The community is well mantained by the administration, and whenever theres been an issue the maintenance team rapidly takes care of it. You could always see them taking care of the community so it remains being a pleasant place.
Of the five stars that can be given, I would give 100 to Desiree, thanks to the fact that she speaks Spanish perfectly, she was able to help me with the application because I couldnt. Without her help I wouldnt have made it, with great patience she showed me the entire condo and I found a perfect apartment, You must feel very proud to find such a professional girl and even more so bilingual.👌👌
So far so good. The apartment complex is clean and safe. Rent is cheaper than Fort Collins Colorado and as all the amenities I want. Havent had any issues with theft or noise since Im on the second floor
I moved in exactly a month back. On Friday, I returned home to find that the door (by the way, these doors are cheap) was tampered with around the key hole. I pushed it open to see that a lot of my stuff went missing. The management gave me the polices number and asked me to call on the Renters Insurance folks and thats all the help I get in an emergency without them promising to take any additional steps to prevent such thefts in future at mine or other homes. When I talk to the management the next day about better security and monitoring systems, they joke around it and make comments like this is going to add to every apartments existing rent by a $300 which isnt something I was looking forward to hear from the managementAlso, my key card for entry into the community which was working earlier suddenly stops working that day, and I had to get it fixed the next dayI do not want to lay finger on anyone but this happened only a day after I requested maintenance for having my apartments smoke sensors fixed.Some good things-Maintenance requests have been promptly handled. The staff has been very friendly everyday except when someone breaks into your apartment. The maintenance is really very good compared to the less expensive places Ive lived at before. Good layouts. Swimming pools are classy and well maintained. Fitness Center is kept neat as well.Cons-Security
Great place to live!I have lived on property for several years now and I love living here. The fact that the property is centrally located to grocery stores, eateries, parks and work is a huge bonus.The property has been recently taken over by Greystar and the staff is AMAZING! I appreciate them for always being so friendly and going above and beyond to handle any request and or issues in a timely manner.There is a lot of construction and updates going on right now, however management is really good about keeping the residents in the loop on the progress. I’m looking forward to all the new changes and amenities.
Just was approved to move here, & Im really excited. I felt very welcomed as soon as I walked in the doors. The complex is super clean, which is a plus. The location is the best, you drive less than 5 mins to go shopping eat, & the school is less than 5 mins away. The apartments have washer & dryer which makes everything even better. The price is actually reasonable. Cant wait until the move in date!***Update*** been living here for about close to 6 months now, and I love it. All the workers are super nice & they are always cleaning up making sure the complex looks nice. The front staff is nice, I never had a problem at all. Its quiet here also, which is nice. I love the lighting that I have in the apartment. Other than that, this will be our home for a while. I have no complaints!****Update*** Denisse has been a huge help to the community.
If you ever get attacked by your neighbors dog, they use this as an opportunity to increase your rent. Also, if you get charged incorrectly each month, its up to you to call them every week. if you dont do that it will take 8 months to fix your rent price.
I absolutely love my apartment it’s spacious and clean. The amenities are great and the staff is AMAZINGLY SWEET! They are accommodating and prompt with repairs no complaints!!!!! Not to mention the community perks you get for living here. The only thing I would say is they require a lot of documentation before being approved for a unit here. I also didn’t like the fact the Delaney lady lied and told me she could not give me a tour in the rain after driving 45 minutes to my scheduled tour. But being realistic this place is quiet nice clean and spacious (I have the Classic Unit)
I have been living at The Avana Eldridge apartments for a little over a year. The application process was very smooth. They will do a credit check and an employment verification. If you do not have the income to pay your rent, please do not apply. The landscape is well maintained and the amenities are always kept clean. The staff are super friendly and the welcome center provides super fun activities for the holidays. Every other week a food truck visits the apartments to provide delicious meals for purchase. If you request for maintenance, the service is complete within a few hours-to a day. Krista is amazing. Her professional demeaner and kindness is exceptional. Krista makes you feel welcomed and included. Krista is such a warm, friendly and fair person and Avana is so blessed to have her. The rent is competitive with the market rates. In my apartment, I have a fully loaded washer/dryer and dish washer/microwave. In addition, the swimming pool and gym is a plus. The floor plans are spacious and functional. The neighbors are very diverse, which I completely enjoy. Different races, ethnic groups and ages and everyone seems to get along well. The parking is unlimited on the property. You can park as close or far away from your apartment. If you have a pet, the landscape is very accommodating. They also provide bags in various spots to utilize when curbing your pet. The concierge service picks up garbage almost every night for an additional fee of $25 added to your rent monthly. I really enjoy living here and I have no complaints about my apartment unit. Most people complain due to personality conflicts, misunderstanding with the lease agreements or receiving a denial not the apartment at all.Update: 2022I would like to update my review. I have been living at the AVANA Eldridge now for 1 year and 4 months the honey moon phase is over! The Avana Eldridge will gaslight you and lovebomb you at the beginning with the amenities but all that glitter is not gold. The office staff are unresponsive and unprofessional. The maintenance workers are all Spanish so you can’t really understand because their is a language barrier. There has been a leak in the pipes internally for months and they are unable to determine where the leak is but continue to charge astronomical prices for water. In addition they are always shutting off the water and you must go to the swimming pool to fetch water to flush the toilet as if you are in a third world country. You pay for pest control but you don’t get pest control because the apartment has bugs in certain places and I have to continually buy roach spray to keep them at bay. The valet garbage people charge to pick up your garbage but hardly ever pick up the trash causing more bugs. Then they write threatening letters to charge additional for leaving the bin outside. Then they like to nickel and dime you for everything and provide nothing. I renewed my lease with no incentive, no reduction in rent, not even a new coat of paint. They close the office at anytime without notice and have a receptionist type recorder answering calls. You leave messages but no one responds, you send emails no response, but they are ready to make sure that the rent is collected and paid. I will not renew another lease here and I have a complete change of heart about this horrific place, I call home.

Really enjoy living here! For the almost 2 years Ive been living here I have only had minor, easy to solve, issues. Management has been very helpful with that. The maintenance people are super friendly and diligent.
Amazing apartments, great sizes and layouts, price is great as well for value. Location is perfect, we are about 25 minutes from the city and suburbs and have close access to major highways. There is amazing access to nature in this community and the amenities are great.
Been here for a year now, haven’t really had much issues. The office staff are pretty responsive and the maintenance team is so quick when doing a service request I can’t keep up. Delaney has been helpful throughout my whole living experience here. She made the move in process so smooth and error free. The property is nice, love my neighbors, not far from shops and things, so I have nothing negative to really say about this place.

Overall our stay there was good.Pros:Apartments were nice, maintenance turn around time was good, staff was nice, was community friendly with food truck Wednesdays & other office events, office communication was good, and the area was convenient and nice.Cons:Our a/c went out 3 times in the last 6 months of our lease, our windows only locked on one side because the maintenance guy said the building (building 19) was/is shifting (which we were never told prior to move in) cause cracks at every frame and corner in our apartment, lots of neighbors leave their trash outside (told office, but problem always resurfaced), and dog poop was everywhere - office supplied dog trash bins & bags but no one pick up after their pets.
Stopped by Avana Eldridge today and had the most pleasant experience with leasing professional Anthony.The property is well kept with outstanding amenities and upgraded finishes. Not only is it located in a prime location but has great value as well.Thank you, Anthony, and Avana team!
Lived here for 6 years (2012 to 2019) and thought it was a great place to live. The grounds are very well-kept, the community itself is friendly and diverse, and they have a very well-trained staff. Onsite amenities like the pool and fitness center are always in top shape. Rent didnt seem to be too bad, though it did go up for a couple of years before leveling off, then actually dropped before I moved out.I had a couple of big issues (plumber broke a pipe on the top floor above me, and had a really bad noisy neighbor above me for a period of time that would not heed any sort of notices) that were few and far between, but always addressed in a reasonable amount of time. My maintenance requests were always actioned on in a timely manner.The surrounding area has a lot of things to make life easier, including grocery, restaurants, banking, and other businesses. The one downside is that there seemed to be quite a bit of crime notices in the area. I personally never had an issue, but I was located up front very close to the office and main gate. With a little common sense and awareness, this shouldnt deter you.This area did not flood very much during Hurricane Harvey in 2017. The bayou nearby did get close to the city block the apartment was on, and further north got hit pretty bad, but AMLI and the immediate area was fine. Same for the other major flooding/heavy rain events.

My wife , my twins and I recently just moved from Dallas to Houston due to my job. We thought we had an apartment elsewhere but do to their unprofessionalism and apartment not being ready we got our deposit back and found Avana.We had such a great application process , everyone was nice and friendly. Helped us through the whole process & we were so excited thought we found our apartment finally. Well we finally got our approval to find out we were denied due to my income! Which didn’t make sense because my job is a major company and my income can easily be verified.. I called Avana and was told that regardless of being able to prove my income simply because i was already denied it could not be changed and it was nothing I could do.Well i called the credit screening team and sadly was told that they were shocked because On their end my screening was approved! And they didn’t see anything worth denying! And that the management team makes the final decision. So now my family and I are stuck in a bind. I hate to call the race card but right now that is the only thing i can think of why they would do us like this.
Resident less than a month. I love the complex. It’s quiet and clean with green landscapes and feels safe. Krista in the office is welcoming and helpful. I’m grateful to her for helping with the inevitable issues that come up with the moving process. Gilbert was helpful as well and the maintenance team is great.
My lady and I had a great experience visiting the Avana. We are currently looking for an apartment and Anthony provide us with exceptional service. They made sure to cover all of our questions regarding price, style, etc. We appreciate all of your help Anthony and we hope to become residents with Avana after our search!
I’ve been living here one month and two weeks now. So far so good! One of my neighbors are very rude but other than that I love it here! Very quiet, spacious one bedroom, and nice balcony! I would recommend!4mons 2weeks- UpdateBeen living here since September 2021 4mons and 2 weeks. I am very dissatisfied! My unit was broken into (3rd floor unit where only the office & maintenance knew about my door issue). Max (residence coordinator) blamed me, stated that it could have been someone I know that broke in...Mind you no one but my mom and two close friends know where I live and only came over to help me on move in day. Thats besides the point you do NOT blame the resident. I had reported days before to the office that my door needed to be fixed because my locks were exposed outside my unit when the light are on (mind you I clearly been living like such since September, but did not notice until Jan 8th). I told the office, maintenance fixed the problem (long story they really didnt). Maintenance was snooping and walking around my unit and I caught the one man who wasnt doing anything and had he nerves to have an attitude. And not even a week later of them fixing my door my hose was broken into (HELL NAW!) &&& the thief went directly to the spots of the belongs they stole from me NO one has been to my home but the maintenance team to have time to snoop out my the belongings they took. I had covid and my first day back to work my unit was broken into, whomever was watching me. Keep in mind it wasnt a full week from my door being fixed.I asked that the community be notified via email so that others are well aware. mind you the break in was 1/20/21....Today 2/11/21 they sent a email and and the verbiage was TRASH Alleged burglary in bold and approximate when there is a clear police report the HPD submitted. Ive been as patient as possible but at this time I would like to inform folks as to where they are staying the Staffing team dont take you or your concerns for safety important. The property manager Karah is trash I never met her until 6 days (1/26/21) AFTER my unit was broken into. Mind you they did not they fix my door and door panel 6 days After break in as well!Yes, I am still in my unit and dont plan on moving out until my lease is up given my own personal issues. But I did security & Camera up!if I could take back all my stars from previous review I would!
This is a decent community, but the leasing department is incompetent they dont take any action upon your complains. I have an issue going on with them since last 9 months now and they take no action from their end. I sent out videos as a proof of evidence still no action, their staff keeps on changing and the issues get passed from one person to another. I know a friend in the same community who had to change his apartment due to the leasing staffs inaction. So be aware before moving here.Per their below response I talked to their Manager 2-3 times but till date no action only words.

I have lived here for 3 years.To start positively, the location and amenities are nice and its centrally located to alot of restaurants, stores and parks that are within walking distance. Unfortunately Ive had to change my review which raved more in-depth on the previous conveniences. My main issues are with the front office staff/complex. You are most certainly not a person, but just a check to them. I have lived places where the staff is understanding and helpful but even during covid the staff did not care about its residents in regards to entering households and other circumstances. My most recent points of irritation come from discussing my move with the many staff members at least 5 months in advance many many times and still being obligated to a huge balloon payment past my original lease end date. I even asked someone if there was anything I needed to do on my end and was confirmed no action was needed, which was false at the time. I have also had an issue with a leak in my bathroom for months and I have seen what looks like mold in my bathroom. When it steams as I take a shower I can feel my nose and skin irritated. I have still not seen the mold inspector to check my residence. I give a 3 rating because it was ok living here if I NEVER had an issue, a break-in, a maintenance request, flexibility or anything from the main office. But when is life without issue or change?
The apartments are very low maintenance. We had so many issues in the appartment during our stay. Other than that, it feels that ever since Avana become the owners, they just trying to charge you with extra fees on things and not necessarily things that you did wrong...from my experience- not recommended at all. Im happy that my contract with them ends soon.
Edit 2: haven’t seen the police cruiser for a while and we’ve had a couple more incidents. Edit: We now have a police cruiser that drives around and I noticed a man yesterday that looked like security walking around. Great job guys. Since having written my initial (bad) review and seeing others do the same, Im glad to see AMLI listened. The gates are now working, and all seems quiet for now. Maintenance is always awesome about coming and fixing things very quickly and staff is very accommodating and helpful when I have questions or need to change my lease information. I still believe the complex should have 24 hour patrol and/or cameras. As a mom whos home alone with a toddler more times than not, I need to know that our safety is priority. Getting home after 6 PM means grocery shopping and taking the trash out at night. I dont want to have to worry about that. I appreciate the effort, please keep improving our community.
I did not get a chance to live at AMLI at Eldridge but from my interaction with the office staff when i first walked in to inquire about available units, has been phenomenal. Madison was the first person i was in contact with at this property and she has been fantastic! She was attentive, detailed and completely transparent about deposits, fees etc. She has worked with me in moving my move-in date on many occasions without complaints. Excellent communication with the office staff about my situation and even though i will not move in at this time, I would highly recommend it. The property is beautiful, clean, and my favorite, great access to Terry Hershey Park!
Firstly, the apartment and the complex is good.The problem is the management, and it is a huge problem.When I came to check out the apartment, the said there is a $750 referral bonus, so I decided to take this among the many option in this neighbourhood. I asked my friend who lived here to refer me and at the time of signing the referral form also the leasing office people confirmed the amount is $750, but they sent only $300 to my friend saying there was some confusion on their end and the bonus amonut is only $300. This is absolute FRAUD.The gate sticker which gets read by the machine to open the gate never worked for me since march 2023, have asked them to fix it several times, initially the said the reset the sticker but did not fix the issue, now the just dont reply to my emails.Asked for pest control, which never occured, but the request got marked completed!!!.The list of isues goes on and on.Save yourself the headache and go for some other property, there are plenty of option in the area.
Maintenance is fast, and staff is friendly. Pool and other amenities are always clean and love the newly renovated gym. COVID precautions have been great. Love the recycling program they have. Thank you for the endless resident events! Pizza night was amazing.
Weve lived in 5 apartment communities in the last five years, and never suffered as we did here. I found the management to be petty, rude, and absent.We toured a vacant/model unit and signed a 15 month lease for another unit sight unseen. The actual unit we received was severely outdated, and throughout our time living there we experienced:Defective dishwasherBroken fridgeReplacement fridge with backwards door. The door handle fell off shortly afterwards.Ruptured shower pipeMultiple broken temp adjustment shower knobsBroken burners on electric range. Other burners with terrible temperature control. Requested repair multiple times.Smoking/broken sink eratorMissing/broken window screens on third floorDryer taking multiple 1 hour cycles to dry large loads. Asked twice to fix and were told both times we werent using it correctly. It was never fixed or replaced.Multiple water outagesAll in all a horrible experience. I will be avoiding Greystar (Avana Eldridges management company) in the future and would advise you to do the same.
I have lived here 2+ years and the experience has been outstanding. They are very fast and efficient to getting what is needed and maintenance calls are handled properly. The leasing agents Amanda, Delani, Matt, and Kara work hands on with your best interests at heart. I currently live in the classic apartment and its spacious and a great community to live in.
Love the greenery and the peace here in Avana. Enjoying my stay here with lovely people helped me moving in here. However, the interior and appliances could be upgraded now.Edit :Update after another week. I so glad that management took out the time to read the review and took action against it. They followed up with me and tried to resolve as many of the issues as possible.One more star for their honest effort.Also, a shout out for Cresta( if I am spelling it correct), she has been a great help. Great apartment with a lot of trees and nice staff. Balcony is super large and lighting in the apartment is great. My wife and I really love our stay here and have recommended friends to move over the past year. As far as crime, once in a while there’s one or two break in but not too bad. Love the location, close to lots of restaurant and also easy access to the Bayou for miles of walking and biking routes if that’s your thing.
We have been here for only a month. I can honestly say that this is the best experience I have ever had with an apartment complex. Any time that there have been issues it has been handled in a timely manner and very professionally. We have felt so taken care of. Max helped us so much in the beginning and he truly has a shining personality. But I have to say that each and every one of the people in the office here have been like angels really. So lucky to live here. Thank you guys
Just left Avana on Eldridge and I must say I loved it! The floor plan was spacious and so beautiful. I was blown away by the patio— that was the highlight. But I can not forget to mention Denise. She was so patient and answered all of the questions that I had and I had a ton. If you’re in the area checking out apartments ask for Denise she made everything a breeze.
Everything is good here starting from the front desk- polite and courteous. Good value for money in a good location.But if you are new to the country and/or do not have the credit history DO NOT APPLY. You will not be informed before applying. Save yourself the application fees.Also, I had hard time to connect to main office (thru phone/email) once my application was rejected. They kept saying someone will call me, but no one responded. While I asked my friend to call as new customer, he was immediately assisted. I wasted more than one week in this process, now have to start a fresh search
Do not move here! They have a big bug problem. They swear isn’t a problem but it is. You pay for pest control yet you still have to request it every single week and they still don’t come! The valet trash doesn’t get picked up regularly as it should. And the water is always getting shut off without warning and on the weekends when you’re actually home with kids and company! For hours at that! The gate is always broken and the hallways are always dirty! And they have the nerve to charge you all this money! Go somewhere else trust me I wish I did!
I live more than two years in AVANA. I had a good experience. But recently, they made me mad. I have to move because of my job. I gave notice one month before my contract and I made a new contract for my new apartment. Unfortunately, AVANA did not accept my notice, they told me I should give notice more than two months before my contract. they forced me to stay one month more than my contract and I should pay the cost of rent for month to month rent. It is too much. My rent is 1000 $ but for one month I should pay 1600 $. Be careful.
This has to be the worst property I have ever lived at. The Managment is absolutely terrible and very unprofessional. I could go on and on about the issues we have had here. One was mold that was in the air vents . Black mold. long story let’s just say I was relocated to a different unit. The last issue I had was my garage door opener. I understand things happen and things break. I took the garage door opener into the office and kindly asked for them to repair it. I told them that I have some very expensive items one which is a $25,000 motorcycle in the garage and I would like for my items to be secured. A few days later I had my wife go pick up the new garage door opener which had my garage door number written on it in permanent marker. Being it was late in the day I did not check until the next morning. The next morning I woke up to take my Harley to work and the garage door was left wide open and the garage door opener did not work. Today Saturday 2/5/22 I took the garage door opener back to them and said it does not work and my items were left unsecured once again. Management said I’m sorry I just took maintenance guys word on it… well again you’re management so you should check behind their work. I came back later on today to pick up the garage door opener and management then proceeded to tell me oh well you gave us the wrong garage number… first of all that is extremely unprofessional and something that should never be told to a resident but I proceeded to tell her no ma’am I gave you the correct garage Number as you wrote it in permanent marker on the new remote. Which I have a picture of . Also if you had your sh*t straight you should have it in the computer attached to my lease since I pay $125 a month for this garage. I said I need it to be secure I have some very expensive items in there she rolled her eyes at me and said OK sir. Thank the good Lord above I move out March 4 just a few more weeks in this miserable complex. Good news is I found out recently that there is no statue of limitation on suit for toxic mold. Little did they know I had A sample of the mold sent out….
I can not thank Scarlet enough for the help she provided. She was hospitable and ready to help. She was welcoming and answered all my questions without any hesitation. She made leasing process so much easy.
Absolute nightmare. They have an uncontrollable roach problem. No matter how often you request them to spray your unit everyday you’ll find huge roaches alive in your unit. The water gets randomly shut off at inconvenient times with no warning. The management company grey star is very difficult to work with.
3rd UPDATED REVIEW: Initially I gave it five stars, this is when I first moved here (about a month in). After living for six months now, I am lowering it to 2 stars.The exterior complex and it’s surrounding areas is great, the rent is definitely higher than what it should be due to the location. Maintenance is also really good. I like the interior of our apartment, although they need to update their shower knobs and remove the shower tiles thats been painted over and looks cheap.There are a few things that need to be addressed like package delivery after hours, hallway cleanliness and pest control of building corridors. Here are my top complaints:LEASING OFFICE BUSINESS CENTER:What does Avana classify as a “business center?” We saw a sign inside the study area that states it’s a business center. A business center is (at least in all previous apartments I’ve lived at) has a computer and access to a printer. Neither which Avana provides. It’s quite silly for Avana to claim it’s a business center.Avana also states they have so much to offer in their new leasing office, but really, there’s nothing inside except for fancy furniture.SWIMMING POOL: People swim in the pools with their wine bottles and loud music. I understand you want to enjoy life a little, especially with the pandemic, but seriously, this isn’t your own pool. Respect that there are residents around you. Noise increases especially late at night.GATES: As one gets fixed another stops working. Or the same gate is fixed and gets broken again the next day. this is a HUGE inconvenience, you might as well get rid of the gates cause it does not provide ANY sense of security whatsoever. Especially when people wait for other people to come in and sneak behind you. Theres just no logic behind gates with no one physically there to monitor.
I lived here for 1 year and had a good experience. For the most part, it was a safe community. Unfortunately, no matter where you go in Houston, youre bound to hear about some break-ins. Property Management was quick to notify the community. I do hope they will share which buildings this happened in so those that still live there can be more vigilante and prepared. Maintenance requests were AWESOME! Very quick and did a good job. I also appreciated the heads up for regularly scheduled maintenance. Helps, especially if you work and have pets so you can make sure you leave work early to let your dog out or know when to put them up in a kennel.Only thing that prevented me from giving it 5 stars is the price. While it is a nice community, there are others around the area that are cheaper for what you get. And for some of the prices you are paying now (market price), the amenities should be nicer. Also, I absolutely HATE that for internet service you are limited to only AT&T DSL.Great location, fairly safe community, and good experience with Management. I would recommend it!

We spoke to Delaney, Delmy, and Ashley at different times during our leasing process and all went above and beyond. Incredibly grateful and look forward to staying here.

All of the bad reviews honestly some are justifiable as there was at one point an unusually frequent amount of break ins and robberies but in the same token people have to also be more cognizant of things they do (such as not leaving things in cars that could be open invitation for someone to break in, or having blinds open most of the day for someone to scope out) so take some with a grain of salt. Im glad that they did finally try to address some of the issues and recently installed cameras. Maintenance has been solid at least in my experiences, fixing things in a timely manner and staff has been friendly and for the most part responsive to any needs or concerns Ive had (cant speak on others, obviously may vary). My only gripes about living here has been the trash situation (which seems to have somewhat improved but its more on everyone doing their part) and the rent spike for renewing. otherwise I have for the most part enjoyed staying here and appreciate the convenient location where almost everything you typically need is within walking or 10 mins driving distance
Overall my experience living here has been positive and this is why i renewed my lease. Its important that things have been done to upgrade the community and there are things that can be further improved as well. Overall a nice, quiet and safe place to live in

For any Future residents who would like to apply for a unit at Avana. if you have good renters history but not good credit. dont waste your money and time applying at Avana, they will deny your application if you dont have a good credit report.I have good renters history but not good credit, I never been denied to rent an apartment but at Avana, they Denied me because my credit history is not good, also not a good customer service. I had to call or go to the office every time to get an update on my application. They Didnt call me to let me know if I was approved or denied.

This was a good community but looks like some people at the management has lost their mind and sanity recently. Even though they have stopped most of the maintenance services (which is justified) but started construction at the mid of the COVID 19 crisis and locked the resident with no access to their patios and windows. They have completely lost their sensitivity and cannot understand that people need to work and kids need to study, join their online classes and is not possible with the construction noise coming from your own patio. They love to test the patience of the residents as people do not have much other options because of lock down.
A few of my friends struggle with Avana Eldridge management to get ANY answer and then to get a reason for unreasonable and particular answer. If you have a choice, stay away from R. A. Greif to avoid procrastination and getting into the trouble with NO explanation.
My co applicant and I were having some issues with the application not working, but Caitlyn was able to solve our problems! She was willing to work with us until we solved the problem and was very understanding and positive.Was a great first experience with the complex and hope to be approved after such!
DO NOT MOVE HERE!! This is a horrible establishment. I only stayed 1 year and moved once my lease was up. This place is literally falling apart. Multiple buildings on the property had foundation problems and the residents were relocated to other apartments. The ROACHES are huge. The apartments are old and dated. There are always insane add-on fees. I was charged and extra $1000 when I moved out. Please look into other complexes, this place is not worth it.Update: Was finally able to get in contact with the manager after 4 days. The problem still wasn’t resolved. I’m not sure if google reviews allows pictures but I will be uploading the roach pictures from these apartments on other review sites.
The unit I leased was very pretty and clean. I appreciate the professionalism, everything was done within 3 hours. Denisse and Anthony were such a vibe when I came in, they greeted me and I felt very much welcomed. Glad I leased at a Greystar community.
I got billed $25 for accidentally leaving my trash can out but there are spider webs and wasps nest all over the buildings. I can’t use the rails due to the webs, dust, and paint coming off. Also dirty stained concrete that smells from trash leaking and being taken out. Not to mention the unsightly overgrowth of someone planting a garden in your bushes that seems to get skipped during long over due landscaping. These use to be nice apartments but sidewalks flood every-time it rains, gates keep breaking, and the dumpsters over flow the smell radiates to the buildings around it.
I want to start with the office staff they are #1on all levels, and I havent even moved in yet hahaha. Already they make me feel like family and at home. This entire experience has truly been exceptional service from day 1 that I have received, its truly a blessing. I truly cant wait to make and call this My New Home . Ive had a glitch in my moving time frame , and they have accommodated me and my needs and truly they have gone above and beyond to make this happen for me, its truly awesome of them!!!!
I toured this property last week with Anthony Galloway. My experience was great! He was very thorough, warm, extremely knowledgeable and accommodating. The property is beautiful! Very good energy and vibe present.
Pros...Its convenient location and walking distance to Energy Corridor businesses, grocery and restaurant gave instant appeal. The management staff is always polite, attentive and professional. With the 48 hour maintenance guarantee, most requests are attended to very promptly (most of the maintenance staff is very professional). This is a very affordable apartment for its location. The fitness center is convenient, however the new rubber matting has a odor that gives both me and my husband a headache when we workout in the fitness center. However, LA Fitness is only a block away and offers a discount to AMLI residents which is great! This location is also convenient to hiking and biking trail, which has been wonderful for both ourselves and our dog.Cons...There have been several forced entry burglaries at AMLI according to notices that have been received which is personally very disturbing. Even though we are aware that burglaries are high in Houston, the frequency of the notices and the type of burglaries have created a personal state of constant alarm. Security measures have been updated recently and management has done well to inform residents, however these occurrences have been weekly at times and statistics should be viewed before choosing this residence for full disclosure purposes. Other potential negatives are daily noise nuisances. There are children that stomp, run and play loudly within the breezeways, which is a nuisance on a daily occurrence. Parking can be very bad. The pool is frequently closed for maintenance issues. The apartments, for the most part, are not updated, so the white on white cabinets and appliances may not appeal to everyone. With similarly priced apartments, most of them Ive personally viewed have updated plank flooring and stainless appliances. Hopefully this property will make the updates to stay competitive.Overall, if youre looking for a temporary residence with a flexible lease term and you must be in the Energy Corridor, AMLI on Eldridge offers sufficient and convenient accommodations. If youre looking for long term, shop around. I wish I could give a raving 5 star review, however it would be disingenuous. If based upon the staff and property management alone, it would be 5 stars. Overall, Ive experienced better living at other AMLI properties.
So far I like it. They are very timely with service requests. They take a little long to respond to office inquiries. A lot of time the person on the customer service doesn’t relay the message or the people don’t get back right away. However, everything else is great. I like the community grounds. I feel safe! Apartment is cool too!
So far, the staff at AMLI on Eldridge has been wonderful. They strive to do the best that they can to assist. Some days it seems like a miracle for them to assist because they are dealing with a large complex. Manny Arguela was my Leasing Consultant. She was very nice and positive about helping me make the transition into my new home. It was very nerve wrecking, but Manny helped walk me through the whole process with confidence reassuring me every step in getting me moved in at AMLI.I have lived here since Mid-March 2018. To live here, AMLI does make it mandatory for you to carry renters insurance because they are not responsible for any liability that you might occur nor are they held accountable for your home possessions. If your credit score is not solid but somewhat not too far off from being decent, AMLI does make you pay an extra deposit. (I do not know how they treat others who have experience with evictions or have had broken leases).The maintenance service is just excellent. From March until now, I had several maintenance requests and all requests got done from within 2 hours of notice to within 24 hours. If you take advantage of calling the leasing office or using the residence portal, you get quicker results verses emailing the website.The complex is huge. Some days you may not get the parking you want but my experience so far with parking seem to be positive.AMLI does encourage you to get a home alarm security system due to problems they have with break-ins because of crime all around Houston which unfortunately affects AMLI. So I did get an alarm security system. If you have an email and you give it to AMLI, they are pretty good about notifying you about the break-ins that are reported to them.So far, I do not have any complaints about the neighbors. Everyone seem to mind their business. Every now and than I get neighbors who are friendly and speak to you briefly.The lawn and building upkeep seems to be pretty nice. I know that this is just the beginning for me. I am hoping for the rest of my lease term I will continue to have nice things to say about AMLI
I recently worked with Krista to get my garage rental situated and omg she was amazing. Constantly keeping me updated, working to get everything nailed down as quickly as possible, and even brought my remote to my door. She is such a great asset to Avana!

Two thumbs up! Ive been living here 1 year and a half. I love the staff, Denisse and Anthony always greet me and make me feel welcomed and Krista is the best. Greystone is the best management. Super happy living here.
I lived in AMLI Apartments for about two years and there were some good and bad experiences. I had a good experience when I moved in, management was great friendly, the maintenance crew was great, and they kept the property very clean. Work orders were completed within a 24-hour time frame, which I appreciated. Also, the apartments are in a great location, with a grocery store, bank, all kinds of restaurants within a walking distance.On the other hand, some bad things included, NO security at night, which resulted in someone breaking into my car stealing some personal items (management did not do anything!). The damage done to my car cost me up to $1,000 just to repair. Another thing that I had an issue with was that it was difficult to find parking after 8:00pm, and parking spaces are very limited. When it was time to move out, I left the apartment clean, however, they still charged me to steam clean the carpet.I recommend to take pictures of everything before you turn in your key, make sure you return your key one day before your contract ends, if not they will charge you rent for one day!

The staff is amazing always helpful and nice! For the location it is extremely well priced... I love being surrounded by food/shopping centers. Plus, the grounds are well maintained! Safe neighborhood... Although it is older it is definitely still nice if renting. Would recommend to a friend for sure!
I must say that we are very happy here and feel also comfy here! The office staff is always so friendly and helpful! They let you feel like you are part of the big AMLI family!! Never..never break the lease..they are charging me more than 5000 dollars! I will never be able to pay that back. The environment is calm and beautiful. The interior is nice..only problem I can say about the interior is that the ceilings are very high so there is more space..so the electricity bill is real bad.so many windows so doesnt help with the air conditioner/heater. I had a washer that they could never fix..was there for two years. The dryer..I had to do two cycles for load of laundry. Felt safe..but there were several break ins.
The community is quiet and clean (the maintenance team work really hard to ensure). The location is super convenient for me and the office team are always very helpful. Huge shout out to the maintenance team. They are friendly, prompt and hardworking.
It was not a good experience for me. I wanted to rent a house from there and I applied. Brain is extremely amateur and doesnt know what hes doing. Then I talked to the manager Amber, but shes not a professional either. The view of the apartment is very good but the staff is really very incompetent. I have found very bad staff in such a beautiful apartment building.
Unfortunately, the area in which this community resides has lost much of its charm over the years. An influx of bottom feeders, social prawns and rabble from the inner city has driven the quality down.Avana welcomes all manner of people into the community, and the living conditions here are a consequence of that. Gunshots late at night in the parking lot followed by a glaring absence of police presence, vehicular break-ins, strong smells of marijuana in the apartment breezeways, and just an absolutely inconsiderate base of people who are obnoxiously loud all hours of the night.Avanas response to this? Essentially this: Not our problem; your responsibility. The staff will recuse themselves of having any responsibility in making this place safe, quiet and comfortable.Further, much of the communities mail was lost for over a month because the apartment staff and local USPS argued over whos responsibility it was to fix the derelict mail box. What happened to the mail? Trashed or returned. Avanas response: Might want to get a PO Box.The lighting is poor around the campus as well. Keep that in mind. The gates to exit or enter are often inoperable. Many times you must go all the way around to another street, enter or exist from the opposite side of the campus, because the exists/entrances are neglected.I will at least say the staff has been friendly, albeit usually neglectful, and the maintenance/service staff generally responds in a timely manner. The apartment Ive lived in has been clean and without any pests.However, I will not renew my contract to live here. The do not value their loyal, rule-abiding tenants. Im assuming the cheaper it has become to live in these communities due to the pandemics, the worse it will be for places like Avana to stay afloat.Do yourself a favor and go further away from this entire area.
It’s normally a quiet neighborhood. Management is very accommodating and helpful. Delaney has been my families go to for everything. She was the one who gave us the tour when we first inquired about the apartment and to this day she asked how my son is and knows him by name. Which warms my heart immensely. I submitted a maintenance request form for an issue with my ceiling fan. Within 3 hours of submitging my request they had completely replaced my ceiling fan and had it up and running again. I am completely blown away by how attentive and friendly the staff is! Plus, the location is great! I highly recommend this complex.
This place is great. The maintenance team is quick, the property is clean quiet and peaceful and the units/balconies are good sized. I love it here and just renewed my rent.
I find the management staff friendly, especially Randy. He is very helpful and the others are also very nice. This is a wonderful place to live. The maintainence is excellent and the grounds are always kept up. Lots of beautiful trees and the lawn always neaat. We have had notices of several break-ins since I have moved in and they havent caught them but this is at every apartment you find in Houston.I love living here except for my noisy upstairs neighbor whose kids stomp and run that sounds like a herd of elephants. Management has talked to them and it stopped for about a week but they are back doing it again.Also, the parking is bad here. Visitors, family, friends take up the prime parking spots and some days I have to park way in the back of the apartments. There should be signs for guest parking, I think the tenent should have first choice of parking over visitors.All in all it is a very clean, attractive property. I think for the age of the units they have been kept up nicely.
The apartments are good at first sight, but once youre signed into the lease its an entirely different story.From the street these apartments look very nice, luxurious, and well kept; but that is because they keep the front looking immaculate and only allow applicants they deem worthy to live up there, while they keep the riff raff in the back.After Avana took over, there seemed to be a change in both the residents and how the staff at the front desk handles their jobs. When I first moved in it was quiet, clean, family oriented in a respectable way, and for the most part as secure as one could hope.After Avanas takeover, there is now trash littered all up and down the hallways of the back end of the apartments, groups of people (I wont say families) with x amount of kids and individuals all in and out of their units, have started moving in, letting the kids run around the stairways like a playground, while I have to hear Jerry Springer-esque baby mama drama coming from outside down the hall at any given time of day or night. People let their dogs bark nonstop all throughout the day and sometimes at night. And generally speaking the apartments are becoming more and more ghetto as the days go on; or at least the back is cause thats where they put a lot of the minorities and young post-grads looking to make some noise, but its slowly making its way to the front, so in a few years the entire complex will most likely be like that.I have 46 days left here (yes im counting the days cause I cant wait to leave), and I would not recommend these apartments to any friends, family of coworkers (and yes Ive been asked). Hell, Im pretty sure with the theft problems this place has been having and type of car I drive, my car wouldve been broken into by now if I didnt have a garage.Oh and also the hassle I had to go through, just to inform them that i would not be renewing my lease for another year; i called with 64 days left (have to give at least 60 day notice) and it was almost as if they were trying to give me the run around for a few days long enough that I would lapse into the 60 day time period, until I had to put my foot down and demand that my paperwork be verified and emailed back to me for confirmation.All in all, horrible apartments; noisy/bad neighbors, trash has started to accumulate everywhere, people let their kids and dogs run rampant like its a playground, theres a theft problem, and to top it off, the front desk staff is sketchy and inattentive (seems like different people are there from i first moved in). Quite frankly Im not even worried about getting my security deposit back, thats a battle they can win, I just wanna be done with this place.__________________________________________________Update : Totally forgot, there seemed to be a regular security guard on the premises; young college age caucasian dude. But there were gunshots a few weeks back and he was visibly scared as he skidishly told people who were outside (me and my girlfriend included as we were leaving for the evening) to go back in their apartments, and he hasnt been seen on the premises since....keep that in mind
My husband and I have lived here since August 2 of this year. Myself, I am very new to Texas as a whole, and Houston, in particular. I have rarely lived outside of the West Coast most of my life, and never before in Texas.We moved here when my husbands work in the Portland, Oregon area was finished. He had previously lived in Houston and felt it would be a good place for us to move back to.We have been very pleasantly surprised by the hospitality of the front office staff. In particular, Andy. He has always treated us with great respect, seen to our needs promptly and personally, and has offered assistance when weve looked for certain community resources and businesses.Thank you for making my introduction to Houston, and Texas, in particular, such a wonderful experience!
First time they will entertain you but once you will start living there they will not listen to you. Staff is very rude, I think they need to provide some training to their staff (low to high level staff) I wrote several email regarding my carpet issue but they are not responding. There pipe lines in wash room are very old, even when you simple touch, it will burst and Insurance will not pay for that and these people will not listen to you. Then end of the day you have to pay as like I payed $2000 :( . I know several people faced this pipe burst issue in wash room. I never gave any one to single star but this time I am fed up. Anyways $2000 is not a small amount. Even last year I recommended to my friend but unfortunately this time I am waiting for my lease end. So, I can vacate.
Hi, It’s been over a month since I moved here. I couldn’t be happier with everything Amli has to offer. Starting with their personnel at their office, Andrew one of the office personnel who was the one to help my family and myself find the apartment we were just looking for and the rest of the staff so helpful and always smiling and very professional. I am glad we came here. Maintenance is quick to answer and fixing things, their gate almost is never broken and if it is they’re quick to fix it. Buildings are so clean, their garbage disposals are always emptied out. You hardly see any garbage piling up. Plenty of parking, pools are always clean. I’m glad that they also run a criminal background check before joining into the Amli community just to be safe and keep our loved ones safe. Thank you Amli staff at Eldridge.
I love the location and the tranquility of this community. I love my apartment too!! the people who works at the office are wonderful!I like the amenities very much and some events like breakfast to go!!Denisse helped me out with setting up my automatic payment, very professional and friendly.
Just moved to this complex. So far quite nice. Very friendly and efficient front desk.Note: Water supply problem become too frequent in this place, water shutdown without any previous notice of such thing. It appears like pipe damage at same spot every couple of months and repair takes indefinite time. They should look into it with more importance as it impacts residents severely.
Lived there for 15 months and was informed at move in by Andrew that any holes smaller than a quarter size is no big deal. Well at move out now im being charged $125 for small size nail marks. I’ve lived in 3 apartments prior to this, never got such ridiculous charges. Never again for me and definitely no referrals from me.
So, I don’t live here. But had a pretty unconvienent experience trying to reserve a unit. Whenever you call, you reach an offsite person who knows literally nothing and the only thing she does is to “take a request for an on-site person to call back”.After 4 calls (and no promised call backs) I was a bit surprised at their treatment of a prospect, specially when I had told them that I was about to sign up as soon as I have details for my (basic) questions. Normally you don’t ignore prospects until they actually sign up and pay the non refundable charges. ;) but the condescending attitude of the staff (onsite ones who I did eventually speak to) did put me off.So I got curious and discovered this (inglorious) trove of google reviews on the security issues and maintenance! Decided it’s not worth it as it will only get worse once you sign up. Eventually signed up for neighboring Eclipse with a much better customer service even though the apartment is smaller (but with better furnishings) and the rent is higher.I am still confused why AMLI treated a promising prospect this way. If their lack of customer service didn’t prompt me to dig into these google reviews, I would have been living there next month. 2 stars only for the guy who showed me around on my 2nd visit who was pretty pleasant.
The property has many beautiful trees that make taking a walk nice. The management is very nice. The maintenance is very professional. The apartments are pretty inside and out. Nice place to live!
The staff is amazing and the application process was very easy. Denisse helped me through the process from start to finish. Move in was great and I’m really enjoying the community. Great gym :)
Update: It is 8/21/2018 and I just submitted another A/C service request for the A/C. My AC is set at 73 all day. When I get home it is 77 inside and it is 7:30 pm. By this time my home should of cooled off already. My home will stay at 77 all night. So please explain AMLI on Eldridge (Owner) why my apartment does not cool off at night? The sun is not out at night and it is still HOT in my apartment. I attached a picture of my thermostat so you wont think Im lieing. You can see in the picture that my AC is set at 73 and inside my home it is 77. I have had nothing but bad experience at AMLI on Eldridge and Im paying $1700 for my apartment.These apartments are HORRIBLE!!! Ive lived here for over a year and there is so many break in and robberies at these apartments. I feel like Im living in the ghetto. My apartment always has AC problems and AMLI never fix it. It is always HOT in my place. They also have really bad pest control. Dont move to these apartments. They are over priced and they dont care for their residents.
I made an appointment to come in and take a look at a one bedroom one bathroom for 1:00 on a Saturday. The office looked great there were two leasing agents in office at the moment, but they were both speaking with someone. I decided to go print out my check stubs in the business center. When i came out the office was full of people wanting to look at apartments. I let Amina know that I had an appointment, there were a few people in front of me so i just waited around. I had specific apartment in mind that I had seen on the website that I wanted to fill out an application for. We took a quick tour she then pulled up the apartment that I was interested in,sent over the application so that i could do it online and also told me what specials were going on at the moment. Amina made the process so easy, i did the application on that Saturday and heard back from her on Monday. Great experience all around. Thank You Amina for making this process so easy for me.
My wife and I moved in at the beginning of January. We have been loving our experience here. Nice clean amenities and if you put a work order in they are on top of it and typically have it fixed within 24 hours.
This is one the best apartments in Houston. You will always be at peace with such friendly staff and maintenance workers who complete work next day or sooner. Stay here if you need a family friendly place!
Want to know what it feels like to live in a 3rd world country. Look no further as this is the perfect place!Update: Another burst pipe today. This is a regular occurrence. When we raise maintenance requests for not working appliances like dishwasher, washing machine, dryer, etc. it takes more than a week for some one to come and take a look at it and then few more days before it is even fixed. Not having water is a constant occurence and it is always without any planning.
Lived here from 2018 to 2019.Pros: Office staff was very nice and helpful (Madison was super sweet and helpful), maintenance fixed any issues I had (which were not a lot) in a timely manner, and the gym was pretty nice overall. Convenient location near gas stations, banks, Kroger, fast food, etc.Cons :1) Cost of rent is way too high for what you’re getting. I moved from New Orleans with short notice for work, so I wasn’t able to shop around. Outdated appliances, cheap paint, and cheap carpet. (I pay exactly the same amount in rent for my current apartment and I have brand new stainless steel appliances, hardwood floors, triple crown molding, soft closing cabinets, etc.)2) Horrible amount of crime at that complex. In the year I lived there, there were 3 armed robberies (that I know of) and tires stolen off of vehicles regularly. The only security was someone who drove around during the day in a golf cart. No one visible at night to deter any crime. I currently live only 2 exits down now and we have NONE of that Bc our complex is extremely well lit and an off duty cop sits at the front gate every night with police lights on. There’s absolutely more that this property can do to help minimize crime, but it seems like they just don’t want to fork out any of their profit to keep their residents safe and make poor attempts at seeming like they care by hosting “Community Watch” type meetings with residents every now and then. Put up more lights in the parking lots, security cameras on the premises other than at the front gate, hire an off duty cop to patrol every night between 10pm and 6am. THESE are things people want to see happening with their money.3) I’ve been waiting for my security deposit to be mailed to me for 4 months now. Called the office and left a message for the Asst Mngr , Leslie, 3 days ago and still have not heard back. Called back today at 3pm and was told she was busy and would call me before she left for the day at 5pm. It’s now 5:58pm and still have not received a call. I’m sure she’s gone for the day again. Either way, there’s no excuse to have not been called this week. I was given the excuse that they were bought out and there may have been a “mix up with my check” (which is not my fault and I shouldn’t be having to hunt down my own money, much less me having to call multiple times to get a manager to call me back).Overall, I’d say steer clear. Plenty other apartment complexes in the area with more to offer and are safer for comparable prices.
WAY overpriced. Crime is rampant there: car theft, armed robbery, breaking and entering, tires being stolen from cars. And the crime is getting progressively worse. I no longer felt safe living there upon move out.You’re paying for the area. The staff is okay. Maintenance is great, I will say. Didn’t flood during Harvey, thankfully! Still not worth what they charge to live there, as said earlier, I didn’t feel safe.
I relocated from Vegas here and they rented me a roach infested apartment and tried to cover it up. The unit was not walked by management before me moving in. The apartment had an awful smell to it. They did resolve my issue by moving me to a new unit and the a few days later my car was side swiped and they refused to investigate. This has been an awful experience moving here and I can’t wait until my 15 months is up I am counting down the days

I am not a current resident at this property. I am looking to continue my stay in this area and have been looking at surrounding apartments. But I must say I am very disgusted with the reviews I have read about this property. It’s sickening. This nation is in the middle of a pandemic, there is a number of tragedies around us everyday, we just experienced a winter storm and not to mention the daily adversities people face in their lives alone. Just to come home at the end of longs days and have to deal with a negligent property. Home should be your peace. As I read so many reviews I can’t help but cringe at how neglectful this company and its staff has been to these residents. Some people will not care as long as they’re not being affected. No sense of empathy or human decency. Some people may be desperate and movie into these apartments but thank Goodness that isn’t my case. I have learned to read all reviews before even touring because I refuse to waste my time. Completely turned off by this. The good reviews mean absolutely nothing to me because I have a family member in the leasing field and many years ago we as family members have been asked to leave good reviews under apartments that we didn’t even live at. They would have their leasing agents compete for prizes and create incentives for them to get people to put false reviews to raise their ratings. So take those with a grain of salt. Money is the only thing that gets people’s attention. There is unity in numbers. If everyone moves out at the end of their leases and also others no longer lease here, only then when the property is at a low occupancy rate and the apartment rating is a 1 star will the owner of this property then care. Because unfortunately a loss of money is the only thing that gets their attention. Looking at the available gallery on the website, the apartments look really outdated. So the lack of investment in upgrading is also baffling. Do not go to work and earn your hard earned money just to hand it off to anyone who does not value your well being, appreciate you as a consumer or have a lack of human empathy. Also please do not respond to my review with your “protocol” response. There is no genuine concern in these property responses or else I’d see change. I can imagine the eye rolling as you’re “doing your job” responding to reviews. So please do not waste your time copying and pasting your, “Hi Ms.Phenomenal Minnie, we regret to hear that you feel this way regarding our online reviews. We would love to resolve this issue. Also we are in process of making all efforts to improve the concerns of our residents to make their stay here very pleasant. I have never lived at a complex with any where near this amount of criminal activity. Criminals keep coming here because they feel comfortable doing so, because they know they will get away with it. Security is too lax.What good is a on-site police office if he is asleep in his bed in building 15 while building 1 is being robbed?You allow your residents to live in a dangerous community and continue to do nothing about it because you know we are all trapped in our contracts and cant leave.

Not very satisfied with the results of my stay here. The crime rate has risen dramatically over the past year. Took three months to fix the gate system. Paid $130 dollars fee on a $1 dollar misunderstanding. Never had any issue with paying anything before. This company is ready to give it to you without any lube.Edit: To amli, you can go fly a kite. My vehicle would have been safer in a random underpass on 610.
Let me tell you, my husband and I have been apartment shopping for like a month and it was so hard for us to decide kn it, but after looking at this place I fell in love. Not even only that what made it better was Max, he is the best. He is fully knowledges to answer all my questions and also very generous and kind to always there to listen to your concerns.I love how nice he is, he is just too nice to the point i feel bad calling in to address my concerns, he tells me that I should not worry about a single thing and should always address everything that comes up in my mind. I just love talking to him like a friend. He is just too nice that it really makes me comfortable.He is always there when I am seeking for help and always finds me the solutions to it.So far i’ve been loving my new place.Tbh, even if the place was nice to move in, if it was not for Max I wouldn’t have moved here.The customer service Max provided was above and beyond the expectations I was expecting and he is just the best I don’t know how else to phrase this strongly enough.If the corporate reads this review, I hope Max is welly known for doing his job overly whelmed and very fantastic!Thank You max once again!!! Denisse is absolutely lovely. She helped me find my package. Each time i come into the office she has helped me tremendously and is very patience due to my language barrier. I love loving here
If you can help it dont live here.We have lived here three months, and since then 1 apartments got broken into and 2 people got robbed at gun point. When the sun goes down. Its unsafe.When we reached out to the front office with our concerns the exact response from Trinity the Leasing Manager was, I would recommend to use the tips we listed in the community email.Theres no elements that make criminals feel they are being watched, and you would think theyd take measure to keep their tenents safe but they dont. They keep 1 security guard on patrol during the day, but dont have someone on duty 24 hours.Advice To ManagementDont respond to this trying to show potential tenents you are taking measures to help. People need to know the truth.

This is the second time I’ve tried to see an apartment and I can understand if there isn’t one available to show but her attitude is terrible she doesn’t know how to even pretend that she cares at all. She’s not a good representation of the property and I am steering clear of trying to rent here from now on based solely on my interaction with her. Unacceptable.
Avana Eldridge and Greystar are very insensitive, they careless about the plight of applicants. I applied to Avana Eldridge and my application was denied, no issue but my problem is the time frame it will take them to refund my $450 deposit because common sense should tell them that I will need that money to apply to another property but Greystar with their insensitive policy said it will take 60 days for my refund check to come to me, while I made this payment online, it will have been wise for the refund to go back to the debit card I paid with.. so now I don’t have my refund yet and it’s affecting me in applying to a new property.. I despise Greystar for this wicked act. I called the cooperate officer several times but no response, I sent a DM yet no response..
If I could give these apartments a 10 star review I would!! Mainly based off of Max the young man in the office that showed us around. He was so AWESOME!! Very informative and beyond kind he made me want to move in right away! But overall the apartments are so beautiful,clean and peaceful I highly recommend these apartments and please ask for Max upon visit!!!!
Amina the property manager was very helpful and consistent in our leasing process. We viewed several properties in the energy corridor and, I can honestly say as far as customer service goes Avana was the best!
Good part: great area, nice community, maintenance will repair in a timely manner, areas surround the apartments have shopping areas, restaurants, LA fitness, online payments, friendly management, covered parking/ garage parking available and they keep the outside of apartments clean.Bad part: thin walls, thin ceiling....I can hear a kid running across my ceiling, if they taking a shower/bath you can hear it, if they shut the kitchen cabinet door hard you can hear it. I was taking a nap in my living room and I’m awaken up by a small child and adults running over my head in the upstairs apartment. This is the only problem. I can not believe they would put a townhouse apartment over 2 bedroom apartment.Edit: Overall this is nice place to stay. They listened and read all the reviews then try to fix what they can fix about any problems. Thanks.
Move in was smooth, quick, and efficient. Apartment was exactly as expected. Office staff, especially Fairuza and Darius, provided excellent customer service and timely responses. Timely communication was much appreciated. Simply put, it doesnt get much better.
Before applying for an application, one thing they don’t tell you is that you must make 5x the rent or else they just taking your money. Hope this helps and make sure your credit is good. They based everything off credit. (As I read through the reviews some had to pay 3x the rent, makes no sense, they are totally discriminating)
Okay, the crime in this complex is getting out of hand. I will soon complete my 2nd year at this property and I will not renew. Slowly but surely crime has gotten worse and worse. Could it be because this property refuses to take action? Literally, no action besides an email. They had a meeting not too long ago, led by an HPD officer, with residents about safety. That’s it. How about installing cameras?! This seems like the obvious thing to do but somehow it hasn’t been done. How about hiring an HPD officer to patrol the property? We understand the city of houston has crime but can you really say you have done everything you can? Do something besides send out these emails! Whoever is in charge needs to be a leader and address the issue. If you are thinking of moving to this property, don’t! Until this problem is addressed. I’m not the type to write reviews but I do want to make those planning on moving here aware. Multiple break ins, gunpoint robberies, car thefts etc. All in the span of a few months. At this rate, you can bet that every month an unlucky tenant will be affected with crime. At this point, we are all just rolling the dice on who is next. The only way they will address this issue is if it hurts their bottom line. Don’t renew your lease. Don’t move in.Summary of the past couple months:07/02- email stating that TWO residents got broken into. No signs of forced entry.08/02- email stating a resident was broken into by men wearing ski masks and armed with a gun08/15- email stating a resident was broken into and struck and his belongings were stolen.09/06- email stating TWO residents had their vehicles stolen from the property.All in just two months. Let that sink in.
I stopped in to look for an apartment for my daughter and Denisse was absolutely lovely. The price was too high but I wished I could have leased at a Greystar community , this property is well kept and at a grey location.
Google maps and the sign outside says its open until 6:00pm. Once you get to the door, you can see they changed the business hours and a person from inside just says with an attitude its closed. Not a good sign for future services from the leasing office.
