Lindsey Brown is truly an outstanding staff member. At first, I mistook her for the manager because of her professionalism and the way she carried herself. Her appearance and approach to customer service were impeccable. She went out of her way to accommodate me and my family, eagerly showing us different units. Despite several people coming in, she efficiently helped everyone and gave us a thorough tour. Although we didnt have an appointment, she seamlessly fit us into her schedule while assisting other guests. Lindsey’s kindness and attention to detail made the leasing process so much easier. She is one of a kind, and I highly recommend her to anyone looking to lease a property here. Lindsey ensures youre treated with care and is truly amazing!

Lindsay was absolutely phenomenal! The Bellrock Sawyer Yard is the place to be and Lindsay will help you see that! I am moving in soon and could not be more excited to be part of the community. Lindsay was very helpful as we toured multiple apartments on property and looked at other complexes. I’m a new resident at Bellrock Sawyers and my experience has been great. I love my apartment, the community, amenities, and staff. Robert was a great help for myself, but the entire staff is great. They’re willing to go above and beyond to make sure I’m comfortable and I appreciate that with prior bad experiences in other units in the city. The location is great. Also they never shy from any questions you may have. Everything pitched during initial tour was not exaggerated. Highly recommend.

Robert is a great man first and foremost. He truly loves his job that honestly its not a job but a lifestyle. Immediately I was greeted with care and my concerns were heard. I have been living here for 6 months so far and i have never been more satisfied. The staff really cares about the residents. Any issues gets resolved within 24 hours, the neighboring resident aren’t loud. The property manager Robert is really amazing and he makes sure his residents are always happy. Honest review.Pros: The location is amazing for a good time. The amenities are stunning.Cons: The price for the size of the apartment is not the best. I got my A/C serviced literally 7 times and it still wouldn’t go below 78 degrees up until I moved out. Temps were in the 80s most times. Was forced to have an extremely loud portable unit given to me by maintenance who just forgot it. The trains on either side you can hear in the middle of the night and create a ton of traffic every day. If your apartment faces the pool, be prepared to hear every scream, squeal, gates close, everything. Not with it.

My experience at this apartment complex began with the allure of a 12-month lease with 2 free months. The proximity to my office and the inclusion of a dog park initially painted a picture of convenience and pet-friendliness. However, the luster faded as maintenance issues arose, particularly with pet waste management in the dog park, and the area’s safety came into question due to increasing crime rates.A particularly alarming incident involved being followed into the building by a suspicious vehicle, which, along with other security concerns like car break-ins, led to the hiring of a security guard. Unfortunately, the guard’s presence did little to alleviate safety concerns, as he often ignored protocol, allowing unauthorized access to the complex.The leasing office staff, Mia and Jose are the saving grace of the building and were consistently professional,friendly, and went way above and beyond to accommodate me, a stark contrast to the property manager, Robert Hardy, whose lack of responsiveness and apparent indifference to residents’ concerns were disheartening. On the few occasions Robert did respond, he attempted to downplay the break-ins, suggesting they occurred at other buildings, despite clear evidence to the contrary, including police presence and cars left on bricks within our parking garage. If only one of the amazing leasing agents were the property manager, itd undoubtedly take care of most of the negatives.The misleading lease terms, which extended the ‘free months’ into an additional obligation, and Robert’s poor communication only added to the frustration. It is my responsibility to read the entire lease so I am to blame for that. The complex’s door policy, which feels like a revenue-driven inconvenience, further compounded the dissatisfaction. The automatic locking mechanism, coupled with a steep $150 fee for unlocking, is a source of constant annoyance and financial strain for residents.ConclusionIn summary, if you’re a fan of late-night partying, don’t mind the occasional car break-ins and crime, and are okay with unexpected fees, then this might just be the perfect place for you. The pool is absolutely one of the best in the city and the grill on the roof has an incredible view (see below) I pay 6k/month now and Bellrocks pool is much nicer. However, for those seeking value for their money and a sense of security, there are undoubtedly better options available.

Words cannot express how beautiful this apartment is! The amenities are amazing and the location is perfect. It is walking distance from Target and so many other shops! As a new resident to Houston, I am so happy that I chose Bellrock Sawyer to live. But, I must say the selling point is the staff! Mia, Lindsey, and Robert are all so friendly here and personable to the residents. I was so nervous moving to Houston but this place with these people have made the transition so comforting and smooth. Y’all need to live here !!

I have been living here since Jan 6 2021 and have been enjoying my time at my new apartment entirely! The move in process was easy and the apartment staff is SO kind and helpful. I moved from overseas and had no issues sorting out the move with the staff. I really appreciated it!Living here has been great. The mail system is convenient and easy; the garbage and box take out system is also convenient and havent had any issues with it. If the mail gets left at the front office, the office will have no issue helping you find the package. Also, I was once locked out of my apartment soon after the office closed and the staff let me back into my place for free, quickly. They go above and beyond for the tenants!The property is beautiful, with an awesome pool and so many nice lounge areas which is great to get out and focus on work or something. I havent had any issues with loud neighbors. I live on the top floor (near the gym) and for a bit you could hear weights being dropped but the apartment sent an email to the community and the problem stopped, and havent had an issue like that in months. They are very good at listening and send out helpful emails so it was nice having that.The trains can be annoying since theyre on either side of the apartment, but I have never had a noise issue while sleeping or doing anything. I had a guest stay on my sofa which is facing towards the train and they said they didnt hear it through out the night. Definitely in my bedroom I never hear the train. It can be annoying with leaving the apartment but considering how convenient the location is to grocery stores, restaurants, salons, bakeries, nature trail, etc. it is something I have felt I can overlook. Not to mention the apartment always looks nice on the outside and I love living here!I would definitely move back in! This is the best apartment I have lived in, and it makes living in Houston awesome! Also I love the clear view of the skyline too :)

I moved to Houston alone in 2021. Choosing Bellrock Sawyer Yards was the best and safest decision ever. We have the absolute best amenities here. From the gourmet coffee in the lobby to the resort style pool and let’s not forget the view of Houston’s Skyline from the rooftop and the gathering room is a place to go the bring a calm to your rough day. The front office staff is the best. They are always nice, friendly and approachable. Our new manager, Robert, is one of the most down to earth people you could ever meet. I have lived here for nearly a year and have ZERO complaints. The building is always clean, Ive never had any serious issues with my unit. The small (typical) problems that have popped up were quickly addressed by the maintenance team.For the leasing office — the folks up there are INCREDIBLE. I have lived in multiple different apartments in Houston and I can say without a doubt, the team up there is the best Ive experienced and its not even close. They are extremely friendly and professional at all times.

The buildings amenities are some of my favorites, from the study room, the gym, pool and even our beautiful lounge where I hosted my birthday party. What an amazing property. Absolutely BEAUTIFUL! I had the opportunity to live at this facility for 2 years and I appreciate the staff Jose and Mia. Glad to say I met with the new property manager Mr. Robert H and he was everything. Not only was his personality genuine, but his knowledge of the property was very impressive. The property has done a complete 360 and if it had not been for Robert, Jose, and the Bellrock staff, I would have moved. However, they came in and made the necessary changes to ensure everyone feels safe in the community. There is always security onsite in the morning and evenings, they are very responsive, communication exceeds expectations because you will be notified before anyone can spread the word. I appreciate their efforts in hosting community events because everyone that lives here are friendly people. The community is clean on property, there are always events in the neighborhood, and many trails for walks/run/cycling. Overall, great location, community, and staff!

I have decided to withdraw my application and not move in. Although I loved the property, I had a negative experience with Lindsay, the leasing agent. I called multiple times concerning my move and each time i called i received inaccurate information about prices, my application approval, and the willingness to accomodate my move in date. She was very negative and short with me without any solutions. Also, when i came to veiw the property again for the new unit I simply felt like the energy was off. She act like she didnt want to tour again and the entire interaction was silent and full of tension. I just didnt feel welcome and there was no accountability on the fact that she was telling me higher prices instead of giving me all my options truthfully. On the other hand, robert was really helpful and i felt like he really had my best interest in mind during this major life change. However, I know my value as an exeptional tenant and Lindsay just turned me off from the property as whole.

Place is not secure and run down in many ways. Great place to have your bikes stolen and not have water or electricity for extended periods of time. Trash rooms are constantly full and over flowing despite having a trash service. This is because I personally witnessed the trash crew just tossing stuff into the room and not down the chute. Garage gates are sporadically broken and no security set to monitor. There’s not a convenient way to move into the property. The freight elevator cannot be back up to from a moving truck like most wel designed apartments. This is further marked by a guy in Uhaul ignoring the signs for height restrictions and knocking off the sprinkler causing the entire building to be evacuated.Update:Have had to call the cops twice living here. Stolen bikes from the on-site bike storage unit, friends car window smashed in and bag grabbed.Management does not care about residents. Apparently a courtesy officer is on site. Probably sitting on their butt eating donuts watching workaholics. To the benefit of the courtesy officer they may be having a medical emergency and incapable of doing their job.I have been personally told that the courtesy officer performs rounds and reports out to the office each morning. I have requested if there is any verification that they are even on-site. How are these rounds tracked to be truthful. If broken glass was found you would think they would escalate but apparently it is just more BS from the front office to feign security. Called the security officer phone last night and still not have heard back.Thanks Jose youre doing a great job managing the property.

Bellrock has been by far my sanctuary since moving back into apartments. I have lived in 2 different units and loved them both. It’s a quiet complex with friendly residents and office staff.Jose, Mia, and Sean have been the most accommodating leasing/office staff. Anytime I have a question or a suggestion they have been happy to oblige with any of my recommendations.I referred a friend to live here and she has also confirmed this as the best apartment she’s ever lived in, moving from a neighboring ‘luxury’ apartment complex.No place is perfect and I don’t place that expectation on anything or anyone but Bellrock Sawyer Yards has been perfect for me. I love living here.

I have lived here for a year now and I really enjoy it here. It’s pretty quiet and the leasing staff is really nice. Anytime I need something or I stop by the office for coffee Mia and Robert are always there to help. Maintenance works very quickly and efficiently. If you want your tires, rims, and license plates stolen in a “secure” garage right underneath a camera that can’t read license plates then this is the place for you!!! Not to mention the black mold coming from every vent in the apartment and the smell of something foul coming from underneath the cabinets in the kitchen and doing everything you can to mask it but nothing works… Enjoy the nice amenities of theft and a management that doesn’t give a rip! “Crime happens in houston” - per management. Also my car has been towed from a reserved spot that I pay every month for! And never got an explanation from management as to why I was towed.

I dont live at Bellrock Sawyer Yards but I would like to leave a review for the new Manager Robert Hardy. Robert was the manager of the apartments I am currently living. I can speak for myself, my daughter, and several of my neighbors, that we were all very upset when we found out Robert had left. Robert was always on top of everything, he is always welcoming and really makes you feel like he cares about his job and his tenants and that makes all the difference. Even though I ended up not taking the job, Ive got to say, Bellrock Sawyer Yards left a great impression on me. The amenities over there are top-notch - theyve got everything from a study room and gym to a pool and a super cool lounge, perfect for parties or just hanging out. Lindsey, the property manager, was super helpful and just a bundle of positive vibes throughout the whole process. It felt more like chatting with a friend than anything else. Big shoutout to Lindsey and everyone there for making the whole experience way less stressful and actually kind of fun. If I ever decide to move, I’m coming there, Thanks, y’all!

I have lived here for a little over 3 years now and I personally have no complaints. I’m very picky when it comes to apartments and I love my unit, the size of the gym, the up scale amenities, and the location. The staff has always been friendly to me and maintenance never takes more than a couple days at most (when needed). My only issue was with my key fob that was not programmed correctly when I first moved in, but that was an error of the old management team that was corrected.

ONE WORD: LINDSEY. She is amazing, thorough, detailed, patient, knowledgeable and all together INVALUABLE to this complex and the company. I started my search a bundle of stress and anxiety. trying to consider options to down size after divorce, but the minute I came into contact with Lindsey every stress I had was lessened by her expertise and bedside manner with me. I have lived at Bellrock for two years now and my overall experience has been wonderful!Reading through some of these comments makes me sad, as while their concerns are definitely valid...things such as theft, cleanliness, etc. are problems at EVERY apartment and Bellrock Sawyer Yards is not unique in these struggles. What is unique, however, is their response to these problems.Since José, Mia, and the team took over, the response rate seems to have improved and the quality of work in terms of repairs, etc. has also gotten better. The maintenance crew seems to be very happy and more than willing to get the job done. Some consistent problems, such as the parking gate, persist but the amount of times it breaks is decreasing and the length in which it stays operational has increased. The apartment is definitely cleaner as well and maintenance is very responsive to things such as a full trash room, pet accidents, etc. While the apartment isnt perfect (and no apartment is truly perfect) and you cant please everyone, the front office team has made massive strides to improving and helping out the residents.Personally, I have nothing but great things to say about José, Mia, and the front office staff. They greet me every day with a smile and do their best to make sure that everyone is comfortable and has a positive experience. My experience has been wonderful and I credit the entire staff for that. Thank you!

I’ve lived here for 3 years almost now and these apartments are some of the best apartments I’ve ever lived in so I don’t understand any of the bad reviews. The staff is super sweet and helpful. Everytime I’ve had an issue it gets fixed or dealt with immediately. Mia at the front desk is the best and has helped me with countless issues, Jose in the office has been super patient and sweet with me too when it took me a long time moving in. And the new office manager Robert is always smiling walking around the property helping ppl and Linzi is always good to talk to while getting my coffee which is top notch btw! TLDR: nice place, lots of negatives, personally glad I moved out.It’s a nice apartment, and the leasing office staff are friendly. However, cars were broken into, I saw a truck up on blocks on the second floor of the parking garage with all 4 of its tires gone, the gate to the garage was frequently broken, doors into the building were broken and either wouldn’t let you in with your key or would just open without a key, you are no longer able to bring a speaker to the pool, you can hear people walking down the hallway on the floor above you, packages got stolen often, the automatic lock to my apartment broke and I didn’t know until I got home and found another resident’s card in my kitchen that they dropped (when I told the leasing office they just told me they’d return the card with no concern about someone being in my apartment), cars that were registered to park in the garage got towed frequently, and when you move out, they charge you $150 for having nail holes in the wall because that is apparently not “normal wear and tear of the apartment due to expected residential use,” so be sure to use command strips, or be prepared to pay that fee with little to no explanation of why it costs so much to paint over a few tiny nail holes. Finally, you get stopped by a train every time you come or go, and it’s not a great location for walks

I have been living here for 15 or 16 months. I really love my unit and can say I have enjoyed my time here at bellrock. Jose has been great and helpful through out my stay here.I am a very light sleeper and made sure my unit was located away from the road and rail road tracks. This is just common sense to me. If you’re someone who does not handle noise well. I suggest you pick a unit that is inner facing, facing target or on the back end and that is not a 1st floor unit. The trains are often and they do sound their horns from time to time even though it’s suppose to be a no horn zone. Just be aware of ur needs and plan accordingly.The staff here have always been very responsive to me. They fix any issues I may be having asap. They are understanding and reasonable from my experience. I’ve had no issues with mold, pest ect. It’s a new building and my neighbors have been pretty respectful.We did have some issues with people being disrespectful in common areas. However, management has taken time to address these issues and I have seen an improvement.People are reporting issues with car theft. This is a Houston issue and if you don’t take the necessary precautions such as getting wheel locks and not leaving things in ur car .. then do u really have anything to stand on? Management however, has added a security guard. Something I wish they did sooner.I also wish they had a better visitor parking system and that they would tow more often. I’ve seen people park at our complex and leave to go events around the area.My only recommendation I have for leasing staff is to start requiring poo samples from dog owners so that if they leave their poo you can test and charge them.

PLEASE SAVE YOURSELF THE TROUBLE AND DO NOT MOVE IN HERE. The absolute worst place I have ever lived and we are counting down the days until our lease is up.The walls are so thin and you can hear every move your neighbor makes. They moved a family with young children into the unit in the floor above us and we constantly hear a baby crying and children running around 24/7.There is mold growing in our air ducts. We submitted a maintenance request and they did not address how they would get rid of the mold. Just wiped it off and told us there was nothing they could do because of where our unit is located.Car break-ins and tire theft are extremely common here. Very little visitor parking. Trains that blow their horns at all hours of the night. The package system is a joke. Valet trash misses days with no warning.We were told so many lies before we moved in such as there is always beer in the beer tap, they host happy hours at the bar across the street, etc. The tap is almost always out and there has not been a happy hour since we moved in.The actual unit is nice and the staff is friendly but there are much better places to live in Houston for the price you pay to live here.

I lived here for a year. I loved the convince of being so close to downtown and 5 min away from the Johnny Steele Dog Park. If you didnt know these apartments are located between 2 trains. If YOU dont know that dont blame that on anyone else but YOU. Only heard it during the day or when I was outside. Honestly, no bad. I lived on the first floor with a pool view. Management was always very responsive and helpful. They provided dog bags around the community for residents to pick up after their dog. Loved that. Easy parking for guest and residents. Never experience any theft. Never felt unsafe. Also, loved that there are shops across the street.

I have lived at Bellrock Sawyer Yards for 2 1/2 years now. I will say they are a huge upgrade from previous management.Maintenance is handled in a timely fashion. My wait time was at most 2 business days, if not less than that. Theyre my favorite part of this complex. & no I do not have a reason to submit often. Just minor things such as light bulb out or dishwasher leak (again, Ive been here 2 1/2 years so minor wear and tear).The complex is located between two train tracks. The trains do operate. I do not hear them as I live facing the pool area but they can be pretty nosy for some. I dont find them inconvenient anymore because I know how to maneuver around them depending on which way I need to go.Easy access to the highways. Love that!The leasing office agents are friendly and attentive. The community manager, Morgan, seems to be a team player as I often see him interacting with residents or giving potential residents tours around the complex. Hes not one to shy away from a Hello!I deducted 1 star for the fact our gates to the garage have been frequently broken. I dont feel unsafe in the garage but when the gates are broken, I tend to worry about my car. This area, not just our complex, experiences car break-ins. But I still worry when its broken.Otherwise, great complex!

I really hate living here and still have 5 months to go! The unit is beautiful but I live right by the lounge with my bedroom and bathroom sharing a wall with the lounge and residents and guests can get Obnoxiously loud at all times of the night (up to 5am so far) without any consideration for other tenants. The courtesy office is not full time and has even told us this is his second gig so he basically a per diem hire. Since our move in march he has only been available one time during my stay here. Quiet hours are supposed to start by 10:30 pm exceptions are sometimes made for events that have rented but honestly there should be no reason for to run past 2 am and that’s a stretch honestly. The trains do not follow the quiet zone signs so they also are blowing there horns throughout the night. Mailroom is a hot mess frequently and had a package stolen or taken out the locker a day after it was delivered by management and they try to say it was already picked up before they realized their error. Your supposed to have 5 -7 days I believe to pick it up from the locker. Maintenance can be unreliable especially during weekend emergencies they are slow to respond or don’t show up at the promised time. This happened to us when there was an issue with our key fob system and we couldn’t leave our apartment or we would be locked out with no way in. They never came when they promised and the updates were so late I had to call off work so that my fiancé and I still had a way to get in and out of our unit during the key fob failure. We’ve had issue with our door three times in total. First jammed inside our apartment and could not get out, second system issue with key fob and third door installation jam where couldn’t get in and the door had to be broken down twice by maintenance to get in. Definitely a dangerous issue to experience frequently! Be sure to make your payments before the rent deadline if it fails on a holiday with delays due to bank closures if any issue occurs with your ACH your fined $90 and banned from ACH payments for 6 months even if you never had an issue ever prior to and was always on time and forget using a card unless your ok paying a $40 fee. Also you can hear and feel all the weights dropping or people jumping/stomping at the gym even at the 3rd floor. Tires do get occasionally stolen in the garage and valet trash does not always come by on the days they are supposed too so we have given up using the service even though we pay extra for it each month! Unfortunately, there is more I can add to this but I my review is already lengthy. Sad thing is that I’m sure they will have touring visitors or new residents post reviews to dilute the honest and experienced reviewers. Will update my review after moving out or if anything further occurs that has to be addressed. Worst renters experience ever please think twice before signing and take the reviews seriously. The one time we decided to shrug it off and now we regret doing so!

I’ve been living here for 2 years and just signed again for another year. The main reason is the staff, they have been nothing but helpful in any small issues I’ve had here and have dealt with them in a timely fashion. can’t say enough about the men and woman working at the apartment and that goes for the cleaning crew as well. I always see them cleaning and maintaining our property to keep it looking clean and that’s not easy to do with all the residence. Unresponsive, unprofessional and just bad customer service. I don’t usually write reviews but I feel like I must. Starting to live here USED to be great. But after Bellrock took over they went down the drain. I had multiple service tickets that were never taken care of. We didn’t have a working dishwasher for months. The tech will come in an just leave without fixing anything. After we moved they over charged for cleaning. Even though someone walked it with me and said everything looked good. They also never contacted me to say I owed them money and just sent me to collections. I will be reporting them to the better business bureau for sure. They never called, send an email, or sent me an actual bill to my forwarding address. Avoid living here at all cost. In addition to this your car will definitely get broken into or someone will steal your wheels. If you live on the 5th floor your neighbors downstairs will complain because the floors are paper thin. I wish I could give 0 stars.

Took a tour of this complex a few days ago and was not impressed. The floors look like they havent been cleaned. The hallways smelled bad and had trash in them. The elevator smelled like dog urine. The unit we looked at was nice, but that seem to be the only thing that was decent about this property. Updating my review again to be fair to the recent changes in management: new management has improved my experience here, they have gone above and beyond to assist with my issues and specifically Jose has been great to work with on resolutions. I renewed my lease for another year as new neighbors have been very respectful of the noise clause.Updating after repeated noise issues with my apartment neighbor to the point that I have to sleep on my couch a few times a week. After comparing many apartments in Houston, I chose BSY due to its proximity to downtown and surrounding areas- the location is hard to beat. The apartments are just over one year old so that was a big factor for me along with the apartment design and amenities. All staff are really attentive, friendly and are willing to assist with any needs. Amenities are fantastic and well maintained. The apartments are secure, in my opinion, and I have not had any issues in regard to safety. The trains are not an issue for me living on the inside facing the pool, they are not disruptive or really all that discernible.My only issue is the noise level due to the lack of adequate architectural design sound isolation/proofing. Covenant of quiet enjoyment can be somewhat lacking here. This is not a corner to cut if you want to keep long-term renters. The noise level from neighbors is unacceptable and it’s partly not their fault. I’ve repeatedly been woken up in the middle of the night from a neighbors television and dog barking. If we both stand in our bathrooms at the same time we can have a full on conversation with one another.For the price point, the original management company could do better and not attempt to commodify a basic building code as their recent survey asked renters if they would be willing to pay more for soundproofing.

The leasing team is extremely helpful and they have assisted me with multiple concerns. The 5 star that I am giving them is for the customer service I have received and that alone. I know there is much more than can and needs to be done. Carpets are vacuumed and shampoo weekly; I see the guy in the red shirt do this weekly on my floor. Hallways smells so much better after the scent machine was installed on my floor. I have lived in the best parts of Houston and crime still happens. There is not too much that the office can do to prevent crime. I highly recommend this community.

Absolutely horrific management. Currently in a legal dispute over $90 because the charged me for hanging something on my wall. Refuse to back down even after provided with Texas Law that it is legal for me to create a small hole to hang something on my wall as a tenant. It’s appalling. If you get locked out of your apartment (which happens frequently as the doors auto lock behind you and there is no app to open it, only your key and you are only allowed one key) you have to wait about 4 hours to get let back in and apparently there is a fee. I’m not sure of the fee because the one time it happened to me I called a locksmith and paid $250 because I was not sure if anyone was going to show up to let me back in. Whereas, if you get locked out during business hours there is no fee, seems odd. Secondly, maintenance takes ~5 BUSINESS days to even come out to see what the problem is let alone fix it. Dishwasher broken? You’ll be without one for a week. Garbage disposal broken? See above. Nice complex and beautiful rooms. If the management company fixed how they run their maintenance staff, I would be renewing my lease when it is up. Unfortunately, I’ve already decided 2 months in that I will not be renewing. Great place to live if you want to hate your life.

Renters beware! Do not be fooled by the string of good reviews within one week. Weeks ago the rating was only 3.1.The property is going down quickly. The biggest problem is that the residents are nasty. The garage always has bottles and trash left by residents. Pet owners allow their dogs to relieve themselves EVERYWHERE. I had company two weekends in a row and was so embarrassed by the smell near the elevators. The original property management couldn’t control the problem but they did more with only two maintenance technicians. Carpets were shampooed weekly and concrete areas were cleaned with hot water and bleach.The walls are super thin. It feels like you are sitting inside of your neighbor’s place. The noise at the pool is loud. There are pool rules that are not enforced. The pool is used more by people who are not tenants that people who actually signed leases to stay here.Management cannot afford to hire a security company to patrol the gated garage where someone’s tires/rims are stolen weekly.Do yourselves a favor and look elsewhere. It’s pretty ratchet here.

I do not feel safe and protected as a new tenant at Bellrock Sawyer Yards. The manager, Mr. Rivera has informed me that the owners let go of security because they felt it was of no value. Three unsolicited tenants have informed me that the break-ins are regular and that on one night they got 15 vehicles in the garage at Bellrock Sawyer Yards. If I had known I would have requested a premise check before moving here and I would suggest you do so as well. They send out an email for prizes if you post a google review. You can make your own judgment from that.Majority of positives reviewed were solicited and rewarded with community raffles.Be Aware if you live here that crime is actively occurring here and they do not send notices about it. They still have not informed other tenants of what happened to my vehicle on 1/25/23.They have to hire locating agencies to help provide tenants. I guess I should have known thats as a red flag!Everyone be safe because you are on your own at Bellrock Sawyer Yards.Update: Dear automated response or leasing team. I sent an email to Nicole Yates, Regional Manager AND left a voicemail message on the day of the theft. I have yet to receive a response. I live there so why do I need to contact you? You have my contact information. I was the victim! On the day of the incident your Manager never bothered to leave his office to view the damage and never followed up to see if he could do anything. They don’t let you follow them during your move out inspection. And then rip up your freshly steam cleaned carpet to “inspect” it & then charge you another $600 to replace it. ALSO, the place is RIDDLED with Airbnb’s so it’s just random strangers walking up & down your apartment, SCREAMING in the garage, & break ins CONSTANTLY. And people let they ugly kids scream nonstop in a pool area that echos. Also they ripped up my carpet with no cause, pics or notifications & THEN CHARGED ME FOR IT

This community is stunning! All the staff are great, Hayley, Courtney, and Kim. I toured with Hayley at the community and she left no stone unturned. Starting with the boutique style vibe of the 1st floor which has a small art gallery that showcases local Houston artist pieces. The community has spectacular views of the city and activities throughout the property where you can feel like you are out on the town right at home. The interior amenities where amazing and very chic! Gorgeous floor to ceiling marble showers, and some of the layouts had very unique mudrooms to put your things when coming home from work. Ask to see top level of community....sort of the penthouse level. Cabinets on this level are navy color and have very opulent gold accents throughout. This community is a must see!!

2 months into living here and I love my unit, the amenities and the complex itself are all really nice and the staff is very welcoming and helpful! Brandon was awesome when showing me around the apartment whenever I signed my lease.The reason for my 2 star review is due to a growing issue in the complex which is very concerning. Within these 2 months of living here, theres been 2 separate times vehicles have been broken into/had their wheels stolen. Based off of older reviews, it seems this has been an issue for much longer.I REALLY wish they would hire a security guard to watch the complex overnight since it seems like this will continue to happen. At this point, its hard to understand why there hasnt been action taken towards resolving this ongoing issue.

Ive lived here for two years and recently resigned for another year. Im now regretting that decision to do so. The new management staff has been absolutely awful since day one. Several months ago my truck was broken into and when I asked for the video footage and brought them a flash drive, I couldnt even get a call back because the manager was busy, and I eventually gave up trying. I let that go thinking that crime happens and tried not to think too poorly of the staff. That was a massive mistake on my part. Recently, they upgraded their resident portal, and when they had issues getting the payment process to work, they asked for rent to be paid via a check brought to the front office. Okay, no problem, and I bring them a check within an hour after they sent that notice. They tell me Im paid up and am good to go. The check was cashed and they received their money. Today, the office management shows up at my door with a notice to vacate. I tell them I brought them a check the day rent was due, and it was later cashed by their team. Rather than being apologetic and saying, Ill look into it, she insisted that I send her a copy of the check, because it could have been processed through our old system. Isnt that something you should check before bringing a resident who has consistently paid on time or early for 2 years a notice to vacate? I guess not. But, I did as requested, and attempt to follow up my email with a phone call. Their number is just a busy tone. Great job staff. Completely unprofessional and unacceptable for the office management to treat tenants as deadbeats when the issue was and is their screw up. Save yourself the time and hassle and live elsewhere, this management group is awful and I do not see it getting any better.

I just moved in about 2 months ago and everything has been AMAZING! When I came to look and lease I was greeted by one of the leasing agents, Kyerra, who made my transition into my new home delightful! She walked me through the whole process and even though I didn’t sign the same day, I came back to do a second tour with friends and she patiently showed them all the amenities just as she did me! Afterwards I let her know what my budget was and she went out of her way to find me a 5th floor unit with a city view! The pool and shared space by the pool, along with the games and multiple tvs and gas pits are always maintained. After I moved in, the manager Sadie, made sure I had everything linked in our portal and ensured me if I need anything she was there to help! And even the property manager Morgan had found out that I like growing vegetables and on my move in day, he greeted me with bell pepper seedlings!!! Did I mention that they also have a rooftop terrace on the 7th floor of the parking garage which over looks the city from all four corners!!!! I’ve had such an amazing time hanging out there and in our HUGE gathering room which includes a tap for beer, several meeting spaces, a sink, oven, ice maker, food warmer and dish washer for your clean-up convience, as well as fuse ball, shot put, and a pool table, so I really don’t have to go anywhere to entertain my guest for our weekly game night! All in all choosing BellRock at Sawyer yards has been an excellent experience and I look forward to the many resident events and the opportunity to meet the rest of my great neighbors.

UPDATE:I finally got through and was able to speak to a woman named Stevie at the corporate level. She was very helpful and was able to resolve the situation promptly. While my overall experience was quite poor, I was pleased with how she handled our conversation.UPDATED REVIEW:I moved out 3 months ago and just received a notice from a debt collection agency that I owe Bellrock $200. I have called Bellrock 3 times this week only to be hung up on, be told that someone will call me back, or sent to voicemail. They have all my updated contact info and never once reached out to me regarding any sort of debt, apparently choosing instead to send it straight to collection agency and now it will affect my credit report- which by the way, is a violation of federal law. Not to mention they still owe me $300 from my security deposit.ORIGINAL REVIEW FOR BROADSTONE SAWYER YARDS:It’s a beautiful community, wonderful location, and extremely pleasant leasing office staff. Grocery stores, bars, and parks are all easily walkable. The building has great amenities.Removing a star because of the noise. The walls are extremely thin so you can hear literally everything happening in your neighbors apartment. The smoke alarms are super sensitive and someones goes off at least once a day which you can hear even if it’s across the building. You can definitely hear the trains through the day and through the night- I’m usually listening to music or watching tv though so I don’t hear the trains as much. If you have a pool view, it gets loud on the weekends and during the week maintenance is usually there with a leaf blower which is also very loud.

UPDATE 7/4/2023: They told me to reach out to senior management, but they didnt respond as well as the district manager never responded.UPDATE 6/2/2023: They have ghosted me and have not paid back the extra money I had to pay because they sent me to the credit bureau after I already paid...10/10 would not recommend this apartment complex/company. Very unprofessional, stay away if you do not want to lose hundreds of dollars.Honestly, there’s just a lot to say…Amenities were not kept up enough and guest parking is HORRENDOUS… so if you’re planning to have friends over, good luck on parking.Management here has continuously changed and it’s been a nightmare. When Greystar owned, the leasing staff and manager communicated a lot and it was very nice.. then it all went down hill when bellrock took over. I moved out in February and did not get a closing statement for the move out, even though I am legally entitled to one… then out of nowhere, they sent me to collections in June… and July, stated there was no records that they sent me a closing statement… which shows no proof of the pet deposit being used and they refuse to pay it back now..I would honestly avoid the headache of their unorganized office and lease an apartment elsewhere… you won’t regret not choosing this place.*Update 12/2022* after several attempts of email to the district manager and the proper manager for an update on my refund for utilities that they forced me to pay twice, they have ignored my emails consistently. Apartment is between two trains. be prepared to be stopped by a train almost daily. The parking garage gate is broken A LOT. I have lived here for almost two years. Cars get broken into all the time. I personally have had my truck broken into once and then recently had my vehicle STOLEN entirely from this apartment. They say they have an off duty officer who patrols, but I have never seen him. For the price I shouldnt have to worry about my vehicle being stolen every night. I will be moving out as soon as my lease ends as I do not feel safe here anymore. It is also more of a party apartment and have found vomit around the property on multiple occasions. Be warned

Pro:Typical apartment living. You’re close to everything locally.Con:I was informed when I moved in there would be an app to access property. However that isn’t the case, you get one key chip and if you forget it in your apartment. You either have to crash at someone else’s place for the night and visit the leasing office when it opens. Pay a $125 after hours lockout fee.As a first responder, my schedule fluctuates and often I’m in a hurry to leave. Although I haven’t forgotten my keys often. This is becoming problematic.

I have been a resident here for almost 2 years. This week, my keys decided to take a ride down the elevator shaft. The propertys elevator company charged a very expensive fee to retrieve my keys. The leasing office advocated for me and negotiated the expense with the company. Life happens, and when it does, you need people in your corner. The apartment complex switched over to new management this last year & I am really regretting living here. It has been awful. The power goes out every other week. The water has gone out 4 times this last month. The apartment complex never has an answer, they just shoot an email the next day apologizing. There is no more on site security so I feel less protected, there is more crime, if you somehow lock yourself out of your apartment you have to call a locksmith now. The parking gate is always broken. The trash chutes are never cleaned. This place is a disgrace for the amount of rent we pay.

I repeat DO NOT MOVE HERE. my license plates were stolen on 4/24 and put on another car of someone that lives in the complex. sounds fishy, we have criminals that live in this apartment complex. BE AWARE and BE SAFE. the management does not care about anyones wellbeing or safety. in addition, this property also now allows Airbnb tenants to stay in vacant apartments. Nonetheless causing an increase in crime and ruckus throughout the apartment complex. The apartment complex does not send out alerts in regard to the crimes and car break ins that are occurring. This apartment has way too many noise issues than any apartment complex we have lived at. You can hear everything from your neighbors at all times due to the thin walls and the trains constantly passing through at all times of the day and night which is very disrupting. We were told the train could not blow their horn in residential areas yet the train blows its horn anytime it passes through even in the middle of the night. On top of that, every morning we are woken up to a loud leaf blower even on weekends so forget sleeping in if you look forward to that.The apartments itself are really nice and it’s in a great area but do not live here if you are looking for a peaceful place to live. The leasing staff are always very pleasant to talk to which is helpful but that can’t resolve the noise issues we are experiencing.

I’ve lived here a month and wanted to give my perspective. Others have noticed a noise issue and I have to disagree, I have a unit facing the pool and while on a busy day you may be able to slightly hear people by 10 pm when quiet hours start everyone goes inside and it’s quiet. This place has so many issues. I have never been so unhappy at an apartment.I will start with the list of positives :)1)The interior is very aesthetically pleasing2)The floor plans are smart. Easy to store things.3)The amenities are niceCons:1)It is SOOOOOO noisy. Between all the industrial buildings making noise 24/7 and the trains it is hard to get sleep. They lied to me about the train blowing its horn only during emergencies. This is simply not the case. It comes at least 3 times during the night (if Im lucky) and sometimes comes up to 8 times in a night. Sleep at this point is distant memory.2)The walls are so thin. You can hear everything your neighbors are doing. My neighbor that shares a bedroom wall with me blasts music and TV all night from 11 pm-4 am so it is impossible to sleep even with ear plugs. I have complained to the leasing staff multiple times and no improvements have been made. I sleep on my sofa now.3)The leasing office is not helpful. It took them 3 months to fix my washing machine so I didnt have a washing machine for 3 months.4)The garage gate is always broken5)The dog park is not secure. There is a large gap in the gate where a dog (including my 40 pound dog) can crawl under straight into ongoing traffic. I have seen multiple dogs do this. They said they are working on it. This was 6 months ago.

Once we toured Broadstone Sawyer Yards, we knew that we wanted to live there. Customer service was amazing and the residents were so nice. We finally moved in on Jan 20, 2021 and we have been so excited to be apart of the community. The apartment is so spacious and we are able to make it our home. Provided a police report number to release security footage and never heard back after following up twice. Looking through the comments it looks like theft is a reoccurring issue that management won’t address.To better the review, they towed their own tenant the same night. Glad they put their resources where the real issues of simple property management lie.Also, parking is atrocious. Enjoy parking across the street every night in front of Sawyer Yards.

I stopped by this place today to obtain information on a 1x1. I am not sure what the leasing agents problem was. But she was the most unfriendly/rude person I have ever encountered at a property. She was extremely uninterested in helping. She did not want to answer any of my questions and then when I told her I was not interested in paying $2000 for a one bedroom apartment she reminded me of how “expensive it is to live in that area, as If I havent lived in the area for several years, Im not even sure If she was profiling or If she doesnt like people. Let me start off by saying that I actually did enjoy my almost two years living here. The trains, while annoying, are something you are fully aware of when you sign on, so ignore bad reviews about those. The amenities are great and the units are really nice with really high ceilings.This bad review is about the management. They may be nice but theyre not great at their jobs. I understand mistakes happen but the team at Bellrock was downright complacent with my money. I moved out mid-March. Long story short, I didnt get my hands on my moveout statement until near the end of April. That day, I went to the bank, got a cashiers check for the exact amount, drove to Bellrock on my lunch break and hand delivered the check. They confirmed it looked 100% correct and I went on my way. Two weeks ago (June 14), I got a call from a collections agency stating that Bellrock had sent that final moveout bill to collections. They claimed they never received any sort of payment regarding that bill. I had to immediately pay the collections agency that amount again (~$230) because I of course didnt want this to hit my credit score and whatever collections agency Bellrock uses counts a call without a bill paid as an automatic refusal to pay.After speaking with Bellrock, they have no idea what happened and have taken no accountability. They claim theyve been blacked out of their system and have no way of looking into it. Although what would they see in their system if they lost my check?Banks cant refund lost/uncashed cashiers checks without the receipt stub that originally came attached to it. I unfortunately no longer have that because I figured this was over with. Lesson learned.Its been days since they were supposed to get back to me about this. Two follow ups and no answers. Down $500 and no resolution.If youd like to live at an apartment run by professionals - perhaps look elsewhere because theyre not employed at Bellrock Sawyer Yards.

I waited to write this review until I was sure how I felt about the complex so I come here with my honest opinion!Sawyer Yards is the apartment complex I could have only thought of in my dreams. Its located to basically EVERYTHING youd need and the leasing staff is amazing and very friendly. Whenever I have a problem, Im not hesitant to ask because I can tell they genuinely want to help.No really. In my first two weeks, I probably set my fire alarm off 3 times a week and April came to save the day every time I called. She displayed no judgement even when I told her its okay to haha. 1. Im bad with gas stoves (though they cook wayyyy faster) & 2. I owe April food for as many times as shes been so gracious. Honestly, the entire staff is this friendly.Id also like to add that I moved here from Ohio and they made every step of this process easy for me! I was literally 1200+ miles away in a different time zone being walked through the leasing and payments so when I did drive down, Id be prepared for the day of move-in.Maintenance also responds quickly!I absolutely love it here!

Seems we are not the only ones who were not impressed when Bellrock took over.We paid pet deposit and a regular deposit when we moved in. when we moved out in May we opted for the Express move out, which would have meant we didnt get our deposit back (but would have broke even) On our move out day they told us they would do our inspection after lunch..someone finally showed up almost 3 hours later. they said everything looked great, no damage charges.2 weeks later in June we start getting calls from a collection agency. we assumed it was scam since it had only been 2 weeks since we moved out and we are legally entitled to a closing bill before something can be sent to collections...also 2 weeks isnisnt late or justified to send to collections .we called the office multiple times the managers were always busy, and never returned our calls. we confirmed our fwd address with the person who took our calls....here were are months later still never received final bill,and they have dinged our credit.this was not the first instance they have blamed resident for a system error..its very sad.

FYI if you are thinking about signing.Yes the property is nice and the amenities are top of the line. But there are definitely some issues to address:The process for getting back into your apartment if you get locked out is extremely inefficient and slow. Expect to wait for over an hour. There is no direct phone number, and there is not a staff member on call who lives at the property with an all access key. I had to call a third party dispatch service which contacted someone from maintenance (who isnt located close by). I had to follow up with them 2 times to ask about my unlock request. Someone with an all access key fob arrived over an hour after my initial request to unlock my door.Also, this didnt happen to me but the garage gate, which should close after each vehicle, was left open and 2 cars got stolen. Just wanted to share this to make sure everyone is aware.There are over 10 TVs around the property and sadly all of them are controlled by solely one remote, which you have to reserve if you want to be able to control channels (aka football games during the season). Not a deal breaker but frustrating that we have so many TVs all over the property for residents but only one remote that controls them all.I was so excited to be able to use the conference center back in JULY (6+ months ago) when I moved in, but the wifi still is not working so I cant work and use that space. Ive followed up with staff and the typical response defers the issue to the internet provider that needs to come and fix it. There are two computers in the conference center that have internet connection, but like most people working from home we typically cant use anything other than our actual work laptops...Finally, the tag line Refer a friend and receive $1000 is not as easy as it seems. Ive referred two residents who have moved in and have yet to hear back from the staff about the referral reward... Ive emailed our staff and filled out paperwork for the referral but not received anything.

Worst apartments inside the loop. I never write reviews but please do not move here. They never answer the phone or complete work orders for things that are broken. The gate is broke, the elevators are broke, the window shades are broke. You don’t believe me call them now they will not answer and will call back days later. They were much better when Greystar was the management team. Reviews have went from 4.8 to a 3.1. Just call or drive by before you move in.

I have lived here for almost 1.5 years at this point and can safely say that its gone terribly down hill with the new management. Over the past few months Ive seen maintenance go by the wayside, 1-2 new systems per month (each of which require us to re-share our information and also continuously get nickle-and-dimed by fun new fees that we already paid when we moved in!) in addition to the rent thats far too high for the quality of the units. Community responsiveness has also declined abruptly- as I write this were in the middle of the 2nd time our thermostat has gone out within the past month (in Houston.... in August...) and 4 hours after calling the emergency service line, no acknowledgement. Last time it took 3 days to fix our AC - IN JULY. Again, just embarassing for the price and quality of amenities that they advertise. What might have happened if a pipe broke or something even more damaging or dangerous happened?!? We love the neighborhood and the design of our unit, but with this dramatic decline we will be looking to move ASAP. Its not worth the hassle.EDIT: you can’t make this stuff up. AC has gone down twice in the past day since the review, no communication about timeline for fixing it, and now the whole complex is without running water. They claimed the city gave no warning of the shut off (fair enough) and that it would be back on by 9 PM. It’s now nearly 9 AM- no water, no signs of an update, and no plan/accommodation for how we should get water - on a day my partner has a job interview! Stay away, y’all.

The building location and amenities are nice, but that is where it stops. As other reviewers have stated, there is a problem with noise. I should be sleeping right now, but someone’s listening to music and all I hear is bass. The noise level at the pool is not controlled at all.The rent on the fifth floor is the most expensive, but it’s the nastiest floor. Pet owners allow their pets to relieve themselves in the hallways and near the elevators. The carpet on this floor is always unkept and smelly.This apartment building is probably the best in the area. It’s a shame that the living experience here doesn’t live up to the aesthetics.

UPDATE: My vehicle has been towed twice now. I purchased a new vehicle and asked them what to do. I was told when the tags come in go into my profile and update my vehicle information. While it had paper tags they towed it. They were nice about it and credited that cost back to my account. My tags came in and I updated my profile. It was towed again. I was clearly upset because taking an Uber to work and not having everything I needed for work is extremely frustrating. They stated that there are two portals for vehicle information and that I only added it to one. Umm seems like that would be their job to update the tow portal for their residents. She stated she would credit my account again but to keep it a secret. I was still upset and let them know how frustrating the situation is that I have to leave work to go get my car. She said well since youre being rude go ahead and leave a bad review and we are no longer going to credit your account back. So now THEY tow my car, which is registered where THEY told me to after the first accidental tow and now I have to pay for the mistake.Other issues: The train is still there loud as ever, there are now more neighbors loud as ever. Its every night, at all hours, you have to hear loud people clearly very intoxicated wondering the halls. I saw drug paraphernalia near the elevator (some type of utensil used for cocaine with lots of residue on it). A vehicle in guest parking was broken into. A driver came into the garage and wrecked his vehicle into three other cars, Im sure that was nice to wake up to. The pool gets very crowded on the weekend, people clearly do not obey the one guest rule. Its basically MTV spring break. Im sure they will respond to this trying to victimize themselves but Im giving you the truth so be ready for chaos if this is where you choose to live.Original Post:The apartments are nice looking and the amenities are great. This place has the best views ever if youre on the top of the garage, there is a hangout area up there. The staff are all nice and helpful but there are issues at this property. I was told that the train could not blow its horn near the property since its a residential area, that is not true. You will hear the train, and its LOUD, all day and night. It will come through at midnight or 3am and blow the horn. Not exactly zoom meeting friendly during the daytime either. The walls are also fairly thin. You will hear people being loud and drunk at 2am, zero regard for others living there.

My girlfriend and I moved here in late October. To begin, on our move-in day, each and every single person working on their team (Hayley, Courtney, Kim, April & Brandon) made sure to include their own personal greeting when we picked up keys! They also made our dog Astro feel welcomed in his new home by including a bunch of Sawyer Yards Swag. Clear communication is of the upmost importance to them as a team and they all do an awesome job with dealing with new/difficult situations.Though there havent been many community events since we are in the middle of a pandemic, we can always count on the weekly food truck and occasional cocktail truck. There is great walkability to 5 different Breweries and a good variety of small eateries. The community is just 5 mins from DT and is basically on Washington Ave. Cant beat the location.Our favorite thing about the community is the choice we have of top notch amenities. The gym has a stunning skyline view and with me being a native houstonian I use the view as extra motivation during my workout. Lastly, you can always count on maintenance/housekeeping/grounds to be on top of any issues you may have in the home and whenever we have reported a mess in the cooridors they are sure to tackle it as soon as possible.TL,DR: if you are looking to live somewhere active, thats minutes from DT, and want to be a part of this wonderful community - come take a tour and youll see what I mean!

Who is managing this place?! Things are constantly broken. There’s vomit in the pool. Trash literally piling so high in the trash room you can’t even open the door. The gym has sweat, spit, and who knows what else streaking down the mirrors and doors. Maybe to some extent it’s beyond mgmts control… I guess my fellow neighbors just simply don’t care to take care of their community. Who can’t simply rerack your weights? (Lame!) definitely not my definition of luxury living and definitely is not worth the $1,780 base rent (plus monthly fees).

Potential residents please read : Staff (especially Sebastian) are incredibly rude. I called to report a stolen package (one of many in the time I’ve lived here and yes this WILL happen to you if you sign a lease here) and made a suggestion that since this is a running issue within the complex maybe building out more package lockers would help to solve the problem instead of having the carriers throw packages carelessly into an open room that’s not patrolled. I was talked over, not listened to, and told “this is not our problem.” The “new management” does not seem to understand the concept of respect. At least previous management would listen to your complaints. Considering the price I’m paying to live in a complex constantly surrounded by NONSTOP construction making exiting/entering a HUGE issue, EXTREMELY loud trains, absolutely NO guest parking, as well as pet fecal matter and urine COVERING the indoor hallways you’d think I could at least make a suggestion without being treated like a villain. The only thing “luxury” about these apartments are the prices. I really had faith in the new management to turn this place around, but to no surprise I’m again disappointed. Save yourself the money and the trouble.

Great place to live in an awesome location. One of the very few walkable neighborhoods in Houston with bars, restaurants, shops, salons, museums, and food trucks in ACTUAL walking distance. Management is really kind, as well.

Dog threw up in the hallway of the second floor back in July it’s now the middle of September. I have sent several emails about it. They said they have washed the carpets, but the throw up is still there. Kind of disgusting. Shows how much they clean the hallways. Come by the second floor and see for yourself. I love it here! This is exactly what I was looking for. I want to give a huge shoutout to the staff management here at Bellrock Sawyer Yards. I like how they include us with the different activities that go on and especially the yoga classes. I forgot to mention how I love that Target and the bars are literally down the street.

I have been here for the past year. The new staff is horrible, and pretty rude. They definitely aren’t welcoming, and the mail room always a mess. The hall ways are always dirty, and the elevators are too. The noise level is also just horrific. I do not recommend.

Highly would NOT recommendThere are 2 trains on each side of this complex and they’re always running and causing inconvenience for work and things you must be on time forNothing ever works here the call box is always broken and the residents gate isn’t working eitherThe elevators are always downThere is no guest parking and the little guest parking there is is taken up by residentsThere is only like 3 elevators in this whole complex which makes getting to your apartment a never ending journey
