I’ll update with a more detailed review later. For now I’ll just say “Do not move here”. Since they implemented the income based housing it has transformed from a luxury property to the projects very quickly. The cleanliness of the property has declined substantially and I’m embarrassed to have company over because of it. The amount of money I pay monthly is outrageous to live in a complex such as this. The 4th floor garage door hasn’t locked for at least 2 months. So much for secure facilities, and I’ve seen maintenance go in and out numerous times. The hallway floors are never mopped. Valet trash is left out all day to the point I’ve seen roaches in the hallways. The quality of tenant has gone from medical personnel and students to lord knows who, and I’m completely over it. Please look elsewhere.

Not only the apartment complex is nice and well taken care of, the management team are very welcoming and helpful. Shout out to Yeni, Alex and Clinton for their hard work. They take care of what you need almost immediately. So resourceful and nice to deal with. I decided on the apartment complex because I was relieved with the way they treat their residents. The prices are very fair for what youre getting in the medical center, especially if you get the apartment on affordable living, which makes sense if you are a student, resident, or just starting your career in the med center. Shuttle from the complex to all med center facilities even to the supermarkets, and bus 4 station is right in front of the complex, which runs even late at night if youre commuting from the hospitals.

Had to stay here temporarily while in Houston for a familys members medical procedure. Very clean and fancy looking with all the amenities you will need. Near good places to shop and eat. However the place is not user friendly with getting around the building. Almost everything is padlocked. Finding your unit is like entering a corn maze.

I was going to play nice and not write a scathing review but since you all decided to send me to collections after you sent one half assed made summary of charges 6 months ago of which half were utter BS Im going to let yall have it.Ill start with the good because its only one thing and thats the head maintenance guy...he will legit drop everything to make sure youre good and set, the rest of the team is a revolving door probably because they hate it so much.The staff it depends on the day. Ive been treated quite well but other days Ive been treated worse than feces. Speaking of feces...do you like living in a place where theres feces in the grass, parking lot, even hallways? If so, then toscano is for you! I stepped in dog feces 5 times while there which I have to say is a great way to spend the afternoon.Its not just feces you can find in the halls and stairs but urine too. Let me say...NOTHING will wake you up in the hot humid houston morning like fresh stream of urine.The parking garage is a total disaster. Overflowing garbage dumpsters? Check. Dumpster diving residents? Check. Broken entry gate? Most of the time check. Sense of security? No check. Broken car windows? Check. Stolen tires off cars? Check. Speeding vehicles? Check.The only thing thats secure in the place are the pools because theyre either always closed due to being so dirty, or the door is malfunctioning when it should allow you to enter. The gym equipment is all trashed and torn.It took them 6 months to repair a broken water main in the front of the complex, and last I checked back in September the courtyards were still destroyed from beryl which was 3 months after impact.The cherry on top is yall tried to seriously justify a 15% rent increase after the quality of living was comparable to the projects. I can go on and on but my time is limited. If I could give a negative rating I would.As a final note, after 4 plus years of living at this place I moved out and I can say best decision I ever made to leave.

Overall, I have had a great experience living here the past 6 months. Clint in the office is amazing. Always so kind and considerate, and very quick with responses. My apartment is nice and clean, and I have not had any problems with pests. I have zero complaints about noise, granted I live at the end of the hall, but I have never heard my neighbors on the other side. The only time I hear things is in the hallway which is usually not busy. As far as Ive seen, my hallway stays clean, Ive smelled cleaning products in the hallway multiple times. My hallway door lock is still in tack, but I know some others are not. Havent had any wifi problems. The water was shut off twice in my building for maintenance, but we were given notice of it and it was during the work day so it was not inconvenient. The monthly rent charges stay the same each month so no worries there. The common areas are very nice, although the Internet is usually weak in the clubhouse, its a peaceful place to study. The gym is big, there are 3 pools, and lots of areas to sit and enjoy the scenery. The complex even provided us Thanksgiving dinner and hosts holiday decorating contests with prize money.As far as safety, lets face it, its Houston, so lack of crime is never guaranteed. However, I personally have had minimal exposure to it here. I have seen two sets of car tires stolen from the parking garage, and I left a package out on my door step over night on a Saturday and it was stolen, but other than that there has been no problems. I get packages delivered all the time, and the apartment is also installing amazon lockers so package theft should not be a problem after that. As far as the tires go, I talked to the office about further precautions they could take, and they said they are actively working on it.

Stayed here months ago in a short-term rental for almost 2 weeks.Not much noise from neighbors except the rude person stomping upstairs at all hours up to 3am some nights. Yet someone called management on us regardless of there not being any noise from us past midnight any night we were there.I think we were in Building 3 dont remember apt #.Road noise isnt too bad overnight.The interior doors open when someone else in the apartment closes a different door. The toilet seat is concave & painful.Not good for short people. Couches & chairs are huge made for very tall people with long legs. Shower faucet is very high & doesnt have a detachable showerhead. Kitchen is pretty well equipped but a lot of the utensils were put in the drawer filthy & microwave doesnt seem to work that great. Toaster is filthy & left food tasting bad so we had to use the broiler in the oven which was inconvenient.One of the outlet sockets by one of the beds doesnt work. Parking garage is way too dark & the doors to/from the stairways/garage are extremely heavy & do not stay open at all which was a huge problem for our family member in a wheelchair. Hallways sometimes stink due to people putting trash out for the valet pickup. T-mobile signal works OK in here but not great.The courtyards are supposed to be non-smoking but multiple people walked past us smoking.Disgusting detergent aquavelva stentch on the bed stuff & all the furniture.Emailed the leasing office a question on their website never received a response.

True Story after 1 Year of Lease: 1-Star PropertyI was thrilled to move into Broadstone Toscano one year ago. Things changed quickly after I moved in. First, I had many packages got stolen at my apartment door. It was within the property!!! My neighbors also lost their packages. Delivery lady told me that her packages got stolen from her cart at garage. I reported to the management and they said you could call the police yourself. No follow up or attempt to improve the situation. And worse, since they used Fetch service, Amazon would not replace your lost packages. Second, electric appliances were often broken. My dishwasher needed repair for over 6 times. Every time I requested for repair, it could take over 2 weeks to repair it. But it became out of order again within 2 days. They didnt replace the dishwasher and I ended up not using dishwasher at all. Third, unresponsive emergency number. They provided a number for emergency. Yet, no one ever answered or returned call. Forth, dirty hallway. If someone accidently spills some liquid on the ground, no one cleaned it. I saw the same dirt for more than 3 months on the hallway. Fifth, I tried to give them a second chance and made an appointment to look at 2-bedroom apartments at 4 pm on a Saturday. Guess what? When I arrived at 4 pm, the leasing staff claimed that we were late and refused to honor our appointment. Customer service became terrible after you moved in. Sixth, before moving out, management office sent me a detailed email to say what tenants need to clean thoroughly before they leave, or how much my deposit would be deducted. I rented many places before and this was my first time to receive such an email to demand the tenant to clean in such a specific way. I remember that when I moved in, the apartment was okay but did not seem professionally cleaned. I cleaned it again myself before putting stuffs in. I wonder why they needed tenant to clean in such a way. Anyway, I honestly followed every single instruction and cleaned for a whole day. Guess what again? My deposit got deducted 2/3 without any explanations. I emailed them to request for details for deductions as I had previously reported some deficits which did not get fixed during my whole lease. No reply. I only got a reminder that if you dont get your 1/3 deposit, it will expire. So you have no way to get their responses or even understand why your deposit got deducted. SO, hope this review helps. Really not recommend it at all.

I have been a tenant for 3 years and have become extremely unsatisfied within the past 2 years.- Property fire alarm goes off every 4-6 months randomly at night (tonight it was 9:30 am… other times it has been at 2 or 3 am).- Water and electricity are connected within the units, so with the threat of an impeding storm - its best to get out as soon as possible.- The front office is difficult to reach by phone during the day.- Noise complaints are medicorely handled and not properly documented for evidence. If you have a complaint against your neighbor, then you will be suggested to move units AND pay a higher price to do so.- No courtesy officer, so overnight emergencies or noise complaints DO NOT get handled. Youre told to call the police, which Houston PD do not come out to resolve noise complaints (tried that twice to no avail).- Shady looking characters have been moving in by the doves or living across the street.- Food trucks stopped coming. Tenant events are scarce. Apartment-wide communication such as, newsletters stopped happening my 2nd year here as well.- Sometimes dog owners keep their animals on a lease, sometimes they dont including pit bulls. If you see an owner do that, it is extremely difficult to track who it may be without looking like a stalker yourself.- Broken equipment around the pool and it is not routinely cleaned.- Expensive. Were paying for location, but other than that - the price does not add up to the amentities.Positive- Plenty of parking.- Maintenance men are pleasant and will continue to work on your maintenance request until the job is completed especially the air conditioner, no more what the time.- Office personnel are friendly and at least attempt to handle your issues within a timely manner even if the outcome may not be to your satisfication.I cant wait to move out once my lease ends in April, but I am strongly considering breaking the lease for peace of mind. Save your money and don’t rent here.

Do not reccomend at all. Gone downhill over the years. People in pools after hours. Cars getting broken into. Smoking on grounds when suppose to be smoke free. Front gate broken every other month. Door to hallways broken. Apartment is overpriced for what its worth. Better off elsewhere.

POLISHED EXTERIOR WHILE DEFICIENT ON FUNDAMENTALS INCLUDING SAFETYThis used to be a fantastic property - engaged and friendly staff, fantastic amenities, and SAFETY. We have lived here happily for seven years without incident.However, the last year has been a nightmare. The NEW MANAGEMENT has added a number of superflous vendors (with astronomical monthly fees) to the property, and not kept up with security. To cut costs, under new management there is NO longer a NIGHT PATROL, there is NO SURVEILLANCE , and the parking garage gate is often damaged or non-operational. Our car has been burgled three times in less than a year, and twice in a single month. Our catalytic coverter was sawed off while the car was parked in the gargage on EASTER weekend (Cue picture of car being towed away :-( and the costly damage from the STOLEN CATALYTIC CONVERTER ). That would have been a once off, had not the insurance loaner car also been burgled (see picture of car on stumps, and then being towed away). Someone took the time to unscrew well-fastened lug nuts and STOLE ALL THE CAR WHEELS. The thieves clearly took their time, so it was likely an inside job. I will update this, but for now, BRAZEN AND METHODICAL VANDALISM HAPPENS WEEKLY and the property managers have FAILED TO ACT decisively. One would be well advised to look elsewhere.Also check out similar tales of horror and CRIMINAL ACTIVITY in the reviews from long-term tenants (including incidents of STOLEN VEHICLES) . Notice that most of the positive reviews are from recent arrivals, those with short tenancies, and those who lived here years ago (myself included) when the property was called Archstone Toscano. Also have a peak at YELP, where an average 2 star rating (complete with photographic evidence) will tell you everything you need to know.Finally, a picture is worth a thousand words... so Ive attached 5 pictures taken in May 2022 and April 2022 to drive the point home, (or rather, why this property SHOULD NOT BE HOME!!)UPDATES (following 3rd vandalism incident):Week 1 (15 May 2022): Received phone call from management and the half-hearted response below. No concrete solutions offered. To the contrary, I was reminded that the lease does not stipulate the provision of any level of security (good to know). Still no night patrol and no cameras. Criminality continues unabated.Week 5 (12 June 2022): Still no communication or action from the community managers with regard to updating security. While action is certainly warranted given weekly incidents of vandalism and auto theft, it is the complete failure to communicate that I find extremely galling.4 month update (September 22 20222): Following a spate of unabated vandalism, cameras were finally installed in the garage. Unfortunately, there is still no regular night patrol.Today, I spotted yet another car on stumps. Similar security lapses in fixing broken knobs at building entrances. As mentioned in recent reviews I have also noticed this once immaculate building, is now rather crummy, and common areas (including pools) are cleaned less often yet we are now paying monthly amenity fees. This is cost cutting at its worst.

Worst Experience in 2024 and the Most Incompetent Response from the Leasing OfficeI began my lease in January with a 13-month agreement, but due to a job relocation, I had to terminate the lease early. I paid the required two months rent for early termination and sought to retrieve my security deposit. However, I was charged an unreasonable $110 cleaning fee. Furthermore, I was initially given a $1,000 discount for signing a 13-month lease, but this discount was suddenly removed without any notice, resulting in a $1,000 charge to my account. Because of this unexpected charge, my account did not reflect a zero balance despite my diligent payments, and I was subsequently charged a reletting fee plus the remaining rent for the lease term (approximately $10,000).The leasing office should have clearly communicated the mandatory steps required from me when I provided my early termination notice.My main point is that the staff at the leasing office are truly incompetent, and even the Greystar Account Specialist, Kimberly, has been of no help. If you are looking for a place where you will find yourself in endless disputes with the leasing office over such matters, then this is the place to be.To be fair, the parking space is ample, and maintenance is handled well. But the leasing office and Greystar staff are the real problems here.

Truly disappointing since I have lived here for 7 years now and that this is the level of respect we get for getting clarification.

I am the previous resident here. Living here will be a disaster because when you want to move out, it will be extremely difficult to get your deposit back. They will make every effort to prevent you from getting a refund. Trust me!

I was literally in the leasing office calling their number just to see if they will answer and all they do is watch it ring and let it go to voice mail. i would understand if you have to attend to new customers but it was empty. They clearly dont give a damn. What a shame.

Worst experience and looted $1200We intended to move into Toscano, initially attracted by its appealing community and welcoming management. Our application was for a 2-bedroom, 2-bathroom apartment under the affordable income category. Initially, we provided all required information and were conditionally approved. Each of us paid a non-refundable $112 application fee, totaling $448.Toscanos management knew that one of us has a spouse living in another city in the USA. However, during the CertifyMe verification process, our application was rejected because they insisted we include the spouse on the lease. Despite explaining that one person cannot be on two leases, our objections were disregarded. If Toscano had clarified this requirement earlier, we would not have applied, saving us considerable time and effort in finding alternative accommodations. The lack of transparency in the application process is concerning. Additionally, I know of two other applications that were rejected by Toscano despite initially providing all necessary information.Furthermore, this experience was also faced by our friends, who underwent a similar 4-week application process only to be denied at the end, despite Toscano knowing the reasons from the start. It was one of the worst experiences weve encountered, as it cost us $800 collectively and wasted valuable time.

We planned to move in toscano. The community looked good and the management was welcoming in the beginning. We applied for the 2b2b affordable income category. Initially we filled the necessary information and they told us it was approved under few conditions. Each of us paid $112 for the application totalling$448 (non refundable). Toscano management was aware that one of us has a spouse in a different city in USA. During certify me verification they rejected our application stating to add the spouse as well. Though we explained one person cant be on two leases, it was in vain. If this was explained earlier by toscano we wouldnt have applied and it would have saved us a lot of time and search for a new place to stay. The application process lacks transparency. I personally know two other applications being rejected despite toscano receiving all the basic information initially. During hurricane beryl the entry/ exit sensors went off and lot of cars were broken and damaged fyi.

Overall, it is a nice place near TMC. But not as safe as it used to be three years ago. And the price have been getting jacked up. Packages got stolen often in the past year even with fetch service. And there was a time when I found my package got lost less than 5 minutes after I received the notification from fetch. The staff are overall nice. Clinton is very friendly and patient, while one of the females at the front desk is unpleasant and always talks like I owe her 10k or something...

2023 Terrible experienceWhen we first moved here, our experience was genuinely positive, aligning with the standards of a luxury apartment complex. However, since 2023, the quality of service, cleanliness, and maintenance has drastically deteriorated:Cleanliness Concerns: The complex has been unclean for months, with animal excrement littering the corridors.Security Issues: The entrance doors to the complex and my buildings garage have been constantly broken for months. As a result, the doors remain open, compromising our security and safety.Malfunctioning Amenities: Despite a near 20% increase in our monthly costs since 2023, many amenities have been inaccessible or non-functional, such as the gym being closed for over a month and the BBQ station being out of order for over nine months.we ve raised these concerns multiple times, both verbally and in writing, to the leasing office and management. Regrettably, minimal action has been taken, even though we continue to pay the full price.Moreover, in recent weeks, due to the persistently open garages caused by unresolved technical issues, we experienced a theft. A new bicycle was stolen from one of the buildings bike storage areas – spaces that should only be accessible to residents and complex staff. This situation is not just inconvenient but deeply distressing.The management service is terrible. They are rude and poorly informed, both with current residents and potential new ones. I sent a friend a month ago (of course I mentioned that I really like the area but this year the level of the complex has dropped dramatically), and she told me she had a terrible experience (she said We didnt even consider them due to poor service from the beginning.).Honestly, we have been waiting for change and for a substantial attention to this matter. I know other residents are planning to leave for similar reason and we are thinking the same.Overall very disappointed!!!

I moved here around 6 months ago, and everything was perfectly fine until, in the last two weeks, we started having water and power issues. I do not understand how these two things are connected, but every time something happens, we do not receive any notification of when it will be fixed. And that is highly annoying.

If you are a student or a medical professional I would absolutely recommend this apartment to you. I loved my experience living here for a year 4/30/22 - 4/30/23. I felt safe every night and parking in the garage was never a hassle for me. Front office staff was very professional, helpful, and understanding for the few issues that I encountered and helped me through each issue smoothly. I had the pleasure of working with Clinton, Yeny, and Tiffany, and they are truly the best at their job! I also really loved the amenities at this apartment and loved bringing friends and family to visit and enjoy the pools and the cafe area to study! Also, the location of this apartment was marvelous. It was central to highway 69, 610, and skips all traffic from Main. Lastly, I would absolutely recommend anyone that has a commute to TMC to live here especially because of the shuttle that is available for this apartment. The shuttle is extremely convenient, safe, and clean! This is one of the best apartment’s I have lived in, and I am glad I chose to live here.

I have been living at Broadstone Toscano for two years. I have decided to move to another apartment which is about 2 min away from them because the customer services started to be terrible after the arrival of their new management with  DIANA as manager. I was living on the first floor, and I do not know if it was the construction, but I could hear my neighbor upstairs walking. They did not have respect for the quiet time window, which is supposed to be from 10 pm-6 am. Someone stole my rear mirror in the parking garage. The entrance door is always broken and when we complain they always come up with this sentence We are waiting to hear from our vendor, it can take one month or more to fix it. Also, the fire alarm system is a complete mess. It always goes off for not valid reasons.Today 03/14/2023, Diana, the manager, went to inspect my apartment with my sister I was unable to be there because I was at work. She was super rude and looked down on my little sister. I have been living there for two years in a 3 bedrooms apartment, and I always paid my rent on time during those two years. She said she would charge us for the paint and carpet because we were supposed to leave the apartment exactly the same after two years of living there, which is ridiculous. In another apartment complex, after each contract renewal, we get a free carpet shampoo but not with this apartment complex. Worse management, the only nice person and the welcoming person there is the guy working whom I forgot his name but I think is name is CLINTON COLE. I have made the best decision to move out. I DO NOT RECOMMEND THIS COMPLEX... MY LAST YEAR THERE WAS TERRIBLE. Trying to reach the director. WORSE COMPLEX EVER.I forgot to mention those ladies at the front desk such as TIFFANY GUTIERREZ don’t have manners.They should fire everyone expect CLINTON COLE. It is my first time ever leaving this type of review on a apartment complex. If I could give 0 as start 🌟 I would.

You will not like living here! When I first moved, I really enjoyed the convenience of living close to the Village and Medical Center. Plus pools are nice. It only took 1 month for me to get robbed, see a bloody maxipad in the mail room, dog urine in the hallway, and lockboxes on half the apartments for airbnb. Half the people living here are weed smoking, seemingly unemployed criminals. So not move here!!!

They don’t care about current or potential residents! I’ve had the worst experience while applying at these apartments. They’ll scam you out of $250 in the application process that is non refundable, They nit picked about every little thing on my application, they didn’t communicate w/me about my status of my application but denied me for something that wasn’t my fault and didn’t even attempt to verify it. Please, don’t waste your time. It seems like they only cater to a certain “class”!of people. They are a bunch of rude scam artist!!!!! The apartments are beautiful don’t get me wrong but with people like that in office who would want to deal with that. I’m glad I dodged that bullet actually! I just hate that I couldnt get at least some of my money back

Great Apartment Complex! Leasing staff are courteous, friendly and responsive. Had some minor maintenance issues at move-in which were resolved within about 18 hours. Great amenities here, and perfect location for my employment in the Medical Center.Update- after 9 months, I can’t wait for my lease to expire. Management is now unresponsive, and communications consist almost exclusively of email apologies for their failures. Security system is unreliable, and the cost for the “luxury” of living here is not worth the worry that you won’t even be able to get to your apartment IF you can even get into the parking garage. Delivery services can’t get to you, hallways are not clearly marked, and services such as waste pickup, internet, and parking are the lowest quality or value you could expect for the ridiculous price you pay. Totally regret this decision.

I have lived here for almost six years. I think that the building has its pros and cons, just like many other apartment complexes. There are probably more forced amenity fees in this building, than in some others, including the requirement to use AT&T as an internet provider. Despite the fact that the fees are on the high side, and security is often non-existent, the positives have outweighed the negatives. However, the idea of making this part of the citys AFFORDABLE HOUSING PROGRAM to get a tax break is not working for me. I was planning on moving into another unit in the building, but because a large percentage of the units have to be reserved for affordable housing, per the citys requirement, my choices are limited. Greystone properties gets a tax break (a second one!) from being in the affordable housing program. As mentioned, the building has to have to reserve a very large percentage of units for affordable housing, in order to comply with the citys program requirements. To help pay for these vacancies, while they are being filled, the rent on the smaller unit that I was going to move to, is now almost the same as the unit that Im now in, which is 200 s.f. larger. The management gets a tax break, and significantly raises the rents of current residents. Which means, of course, that the rentals are not affordable for the regular residents of the building. This is when, according to the news, rents are supposedly going down in Houston. Too bad, because there are a lot of things that I liked about living in this building.

There is cigarette and weed smoke everywhere. The staff does not care to enforce the non smoking policy of the building and everyone knows this. You can walk down just about any hallway at any time of the day and smell weed or cigarette smoke. And it enters your apartment constantly.Everyone lets their dogs pee in the hallways so they always smell like urine.The system used to open doors and gates from your phone is constantly not working.

Avoid at all costs! They billed me $300 for an application fee (which should’ve only been $75 but they doubled it because of a screw up on their end) despite rejecting my application. Quentin rudely hung up the phone on me after telling me “you should’ve read the fine print, we can keep your money even if we decide to reject your application.” Quentin and Yeny are bottom feeding crooks.

PROPERTY MANAGEMENT SUCKS! I hate to even have to leave this review because up until the last year my experience here wasn’t actually too bad at all. However, This was NOT the same leasing office team that was here when I originally decided to move in. There have been countless break ins , broken gate, doors don’t work, the pools have been broken for an entire year or 1/3 works at a time. The cleanliness has gotten worse and not to mention when you bring these issues up , you’re the problem 😂. In addition to an absurd increase to rental rates that a year ago were negotiable but now are not. Highly do not recommend moving here. Hopefully they can clean house and get a better team in that office that represents them better . . Looks are VERY deceiving.

I have lived at Archstone Toscano for almost a year, and it has been the best apartment I have lived in (and I have lived in MANY throughout my years of education!). The staff is very friendly and remembers you! Customer service is also very helpful whenever you call with a question. The amenities are wonderful - they have two pools, a few barbecue grills, a courtyard, and a gym. Everything is always clean. I feel safe parking my car in the garage and there are always spots available, although you may have to go up to the top floors. Any time I have a service request, it is always filled the same day. Even better yet, you will be so close to the medical center and wont have to worry about getting on any highways. Thank you, Archstone Toscano, for such a wonderful experience. I really love calling this my home!

I moved into Archstone Toscano over 4 years ago. My plan was to be there for 1 year. Not only did I stay in my 1 bdrm unit, I transferred to a 2 bdrm 2 years later. I remained for several reasons: 1) its a beautiful building with amazing amenities, 2) the units are spacious and of good quality, 3) the building is in easy access of walking or biking to stores and restaurants, 4) its a VERY quiet building ,and 5) it has the MOST AMAZING office staff! Jared and Clinton were with my from the first day to my last. I cant believe I have to leave these two wonderful guys!Carolyn , the manager is exceptional. Lauren, the newcomer quickly got to know me and provided excellent customer service. They have all provided consistently exceptional service every time Ive needed anything for the last 4+ years. There has never been one day when I wasnt greeted warmly and cheerfully and whatever I needed was handled quickly and above and beyond y expectations. If I were not moving across the country, I wouldve remained until the end of my lease. This is a wonderful place to live. Not only do I recommend it to everyone, my friend is taking over my lease because they loved visiting me here! If you’d genuinely like to know what it’s like living here then at least you should know the bare minimum of what it’s like. First off there’s no security or accountability for your vehicle and property and packages that you receive. While the gates and all the locks on the door appear to be somewhat safe they are quite the opposite, issues with gates consistently, packages gone missing, and my girlfriends vehicle was stolen from the garage that has a terrible camera system that does not provide any kind of coverage for 80% of the parking garage. Do not move here, that’s just the tip of the iceberg

I’m leaving this review to warn others about the passive aggressive woman who works at the front office named Yeny. She was rude, unhelpful, and didn’t seem to care much about prospective residents.I was very much looking forward signing a lease here based off of the reasonable prices seen online. I set up to tour immediately after I saw my ideal floorplan! Unfortunately, I already had an appointment for the time they scheduled my tour, so I emailed the staff asking if I could move my appointment up by half an hour. I then received an unclear response from Yeny just stating what my original appointment time was and no answer as to if I could slightly adjust the time and tour a half hour earlier. I show up early for clarification, to an empty leasing office, and ask if it was okay to tour only to be told that I could only tour at my originally scheduled time.I understand the importance of schedules, especially if management is busy with other clients. However, I was never given any kind of direct reasoning as to why my appointment couldn’t be moved up. That being said, I didn’t end up touring at all.The overall experience left a bad enough taste in my mouth to know this isn’t the place to sign for anyone who cares about how their leasing management will treat them during their lease term.

We moved here temporarily after our house flooded, and we love it here! Weve joked that we would be okay stopping our remodel to stay here. The complex is beautiful. The apartments are quiet. Our neighbors are really nice. Its a very dog-friendly complex, and the courtyards are lovely. Its clean and safe here, and it has everything we need. I also love the big closets!

Big apartment for the price. Neighbors are quiet with the exception of walking noise which isn’t their fault but does wake me up even at 4 am(very poor insulation… I don’t want to know when you step out of bed, lol). Awesome apartment layout and closet space. Nice landscaping although haven’t replaced the tree stumps which outnumber the trees. Forget doordash, no one can find you. The layout of the apartments make no sense so delivery services can’t find you.Saw a couple large roaches in apartment, put out bait and growth regulator, initially saw 10-20 dead/dying 5-8 mm baby roaches a day, then 2 a day, now three months later I see 1-2 dead a week. I don’t enjoy sweeping up dead roaches but better than live I guess. I understand Houston has roaches but 10+ dead a day initially after putting bait out is unacceptable. Why do we even pay fees for pest control?Trash builds up and overflows the receptacles in the weekend. Frequently on the weekend, the trash bin at the end of the chute is gone, and instead there is a pile of trash bags overflowing into the parking lot.Feels safe…. but: Alarm goes off falsely so frequently that no one pays attention anymore. Yes, alarms did go off twice on Christmas eve due to “freezing temperatures”?? God forbid there is a real fire. The gates were broken half the time for about 4 months but for the past two months they have been working. Now have been broken again for a week for the entire building. And come one guys, please install more cameras in the garage. Exterior door didn’t lock, three months after a complaint, it was fixed. Maintenance has been quick to fix interior apartment issues.The building uses Fetch which is nice because you don’t have to wait for 10 minutes while the front desk looks for your package, but annoying because sometimes Fetch reschedules your delivery for the next day over and over again so your package is delayed 1-4 days or occasionally Fetch loses your package without any culpability. Delays and lost packages worse during holidays. You are also forced to pay $25 a month for valet trash removal which doesn’t pick up trash Friday or Saturday.I can hear my upstairs neighbors walk room to room. Neighbors walking is a mini percussion band, nothing against them, there is zero insulation. Their walking rattles the walls and disturbs guests. Yeah kind of embarrassing. Living room vinyl floor either was not installed correctly prior to move in or was old and is now warping and peeling and I have to have half of it torn up and replaced (although the apartments complex is obviously paying for this it is super annoying)They charge all the utilities on top of rent including “sewer” plus amenities and trash so at least an extra $100 a month not including pet rent.Maybe I will be happier once the floor is fixed and my bait and growth regulator finally kills off the roach infestation.

The state of hygiene in the apartment is deplorable, with visible issues that have been consistently neglected. Yenys service attitude only exacerbates the problem, as her indifference and lack of professionalism make it nearly impossible to address these concerns.Maintenance requests seem to fall on deaf ears, and the overall sanitation has deteriorated to an alarming level.Yenys behavior exacerbates the problem. Her dismissive attitude towards residents concerns and her unwillingness to take responsibility for the poor conditions in the building is simply unacceptable. Her customer service skills are sorely lacking, and she consistently fails to provide the assistance that residents rightfully expect.

Don’t move here. I cannot emphasize this enough. Don’t fall for the recent reviews of those who have only moved in recently. Of course they’re going to be pleased with their experience after a month. This is my third year living here and it’s gone absolutely downhill. The new management company is useless. From the day they started running the complex I knew it would be bad. Yes, the apartments are nice, but you will hear every single one of your neighbors whether they are talking or watching tv. Also the level of crime here has increased. You will deal with the constant threat of your apartment and cars being broken into. And management gives a half hearted response to all of it. Anytime I’ve needed help or asked a question no one can seem to help or give a decent response. It’s honestly embarrassing. Spend your money elsewhere. I used to enjoy living here and now I can’t wait to move.

We have lived here for almost a year, signing our lease under the original management company but moving in under the new management. We have had a positive experience and have chosen to renew our lease. The management team is responsive and has shown efforts to improve our communitys safety (with recent increases in crime activity all across this area of Houston, not just our community) and resident engagement. Clinton, who stayed on after the management change, is particularly helpful and always addresses our questions and concerns. Maintenance is also very responsive and does a good job.

In three months, Ill be living here for exactly a year. There has been a noise that has been bothering us since August and although we have informed the leasing office many times about it, no progress has been made. We have repeatedly asked the manager to contact us and were not called, which is irresponsible. We have applied to their website about this sound before and they say this sound has been repaired and close our request even though they did nothing. I dont have to sleep with white noise on my phone every night. I dont have to risk my health because of your irresponsibility. We have also try to contact Greystar the company in charge of this apartment complex and have not been able to get any one on the phone.

I have lived here for 6month. I highly recommend this apartment for person who works in medical center. Because it is very close. It takes about 10-15min to get medical center and this apartment offer free shuttle. I can save the parking lot fee and its very convenient. When I requested for changing lamp, the maintenance team dealt with it quickly. Lastly, this apartment has three beautiful pools and I feel very comfortable.

My family and I have lived at Broadstone Toscano for 1.5 years, and have had a pretty positive experience. We love the location - it is close to everything! I’ve been impressed with Clinton and Jenai in the office. They have been super responsive with any questions or needs we have. Finally, we love the maintenance staff. They are so, so quick to fill any maintenance orders and friendly. One of them, Isaac, even helped me hang our curtains (which was not part of his job description).

Whatever you do, do not stay here. After 3.5 years as a tenant they charged us $638.59 to repair the carpet due to a coffee stain. This should be covered under normal wear and tear. Even if it was not part of normal wear and tear the amount charged is ludicrous. If this wasnt enough, our car got broken into twice while parked inside Broadstone Toscanos garage (glass broken), security is a concern.

I was shown around the apartments by their leasing agent, Linncy. I was very apprehensive coming from a house and downsizing to a 1 bedroom;with lots of change comes anxiety. Linncy took the time to show me several apartments and understood that I was worried about having to get rid of furniture that Id rather keep if the floor plan and price fit. The apartments are very nice and they are working to update every area including the pools with new furniture and keeping them clean. They did have to close them for a bit, but the result was a CLEAN pool. And yes, they just closed the fitness center, but also to remodel it as well. I have only lived here a couple of months, but so far I can say Im happy even though there were a few bumps when I first moved in. I did put in a few work orders, but they were answered very quickly. The valet trash I noticed did have some leakage on the floor, but then they came out and washed the hallways. I LOVE their Fetch package system. I dont ever have to worry about leaving a package out. I can also say that after worrying about moving into the city to a huge apartment complex, I feel very safe. So far so good! Thanks Broadstone for easing me into my new life! I will try to UPDATE a few months from now.

The management team needs to do better on emergency repair. My fire alarm went off for no apparent reason couple months ago on a Friday night. I called the emergency helpline and was told someone would call me back and look into it for me right away. Nobody ever came and the alarm went off every 30min for a beep or a full loud noise the whole night. Same thing happened to my neighborhood. Their fire alarm went off on a Sunday morning around 8:30am. The alarm was on and off until 2:30pm. They called the emergency helpline and left multiple messages but nobody responded. The emergency line does not seem working. The PdK and parking gates are broken very frequently, making me feel unsafe living here. I really hope the management team can address these issues because residents pay a good amount of money living here.

The property is beautiful and the price is okay for the area but if youre looking for an apartment with good sound insulation this is NOT the property for you! Trust me especially when peace of mind is extremely important. Everyday I hear my upstairs neighbors walk room to room, doors slam, dresser drawers being pulled out, my side neighbors TV, conversations, and baby crying. The motor in the ceiling fans are extremely loud. The walls squeak/creak and this building is too fresh for that to be a thing. The deal breaker for me is every morning I wake up when my inconsiderate upstairs neighbors wake up and it’s not the best feeling. Its non stop stomping from 7AM-12AM (to get the ideal type in stomping upstairs neighbors on tik tok). You won’t ever get a day where you don’t hear noise from your neighbors. Sometimes it sounds like construction is being done to the property on a daily. If you move here you better pray you have a courteous neighbor! I’ve called, emailed and notified the office in person multiple times and sometimes they just ignore the noise complaints. This problem is continuous and frustrating. The sound insulation is just extremely poor. There are indeed problems with security at times, the gates are open majority of the time leaving access to building. Maintenance is pretty fast. Workout room is 24/7.Also, I’ve spoken with EVERY staff in the front including the manager. This is not an issue they are looking to resolve which is why I’ve decided to post this review.

My company has had several apartments at the Toscano and from day one, we have been pleased with all aspects of the property, the staff and their service. Maintaining multiple apartments at a high standard means we must always feel confident when a maintenance issue arises the problem will be resolved as quickly as possible. The staff is always a pleasure and always accessible - very seldom do we call and not have a person answer...meaning we do not get voice mail very often. The property is very well maintained - always clean and our residents feel safe here. They do offer extras such as Brunches for residents - a very nice touch and makes the property feel more like a community. Management is outstanding - we know they are partners and look out for us and our residents. All in all - we could not be more pleased.

I lived here for 14 months, only recently moving because of a change in employment. The community in general is safe, clean, well-appointed, and offers some great amenities like the free shuttle service to the medical center. There are some ongoing challenges with international short term tenants who do not share the same values towards cleanliness and hospitality as those with accustomed to our Western culture, so if that kind of thing rubs you the wrong way, you may want to look elsewhere. However, the best thing about living here was the customer service. Ive lived in apartments managed by competitors and have to say that this team is hands-down above and beyond the other guys in terms of attitude. Apartment service requests, package pick up, and general questions were always handled with a friendly smile and a can do attitude.

I have lived here for the last 3 years and absolutely loved it! I work at the med center and it was super convenient! The building is new and super nice with 3 pools and a fitness center. I have lived in a studio, 1 bedroom and 2 bedroom in this building and they have all been very comfortable and affrodable. The staff and management are great. Maintainence is always available and are quick to fix things. There is garage parking and guest parking. I was here during Hurricane Harvey and the building didn’t flood and the water did not get into the garage as it is built on a slight elevation. Would highly recommend this apartment building and would continue living here if I was staying in Houston!

I am leaving 5/5 stars for Broadstone Toscano because I have had the best experience there from the application process to move-out. I will highlight a few areas that I think may convince the reader to consider moving here.1. Service from management and maintenance. The service from the front office, specifically Jenai, was spectacular. They have come to know the property very well and go over and beyond to keep the tenants informed via email. This pandemic has put a strain on everyone and they do everything they can to assist us. Also, maintenance solves issues with timeliness. At one time my dryer had broke and we had to wait on a part so management gave me access to a vacant apartment to use its dryer. Then, the part didn’t work so they completely bought a new dryer for me! Thanks Jenai and staff!2. Amenities. Although some amenities were shut down during the pandemic at moments; they were promptly reopened at the appropriate time. Also, management took advantage of the restrictions and had the Pool and wifi Lounge renovated. It looks much better than many hotels I have spent time at and I am sure you will enjoy.3. Quietness. I work night shift within the medical center caring for highly critical patients so having complete silence is a must during the day while I sleep. And also, during the night when I do not have work it is also quiet. Sometimes I wonder if other people even lived on my floor!

After living in several different apartment complexes in Houston (all around the Medical Center/Rice U area), the Archstone Toscano definitely stands out miles above the others. The actual apartment and facilities are clearly great- updated and well maintained, however what stood out most to us was the front desk staff. They were always pleasant, knowledgeable and willing to work with us and help with any issues that arose. We lived here with two young children and it was the absolute perfect for families. We loved living here and would recommend it to anyone considering an apartment in the area!

Zero stars. I have lived here for a year. Im glad Im moving out next month. They have started to routinely shut off your water without prior notice. This morning I woke up to get to work and found that there is no running water for the second time this month. The first time was the 6th of May. I ended up going late to work that day after taking a shower at work. There is no such thing as emergency maintenance here. So I call the maintenance line and figure out they are just an answering service who say someone will call you back but no one really does. This happened both times and I did not receive a call back both the times. Luckily I had bottled water which I used to brush my teeth. I could not use the toilet or have a shower. Last time this happened they got back to me two days later with a generic email essentially saying they dont care. This time not even that. I would stay away from this place as the management has gone from bad to worse. If you are an essential employee such as a nurse or a physician especially during a pandemic keep in mind that you might have to cut a sorry figure in front of your boss for not showing up to work on time.Update: They want to charge me for 9 more days after my move out last weekend and they are not willing to be flexible with the last month lease which was signed a year ago. They also want to fine me $50 for disconnecting electric after I moved out before my lease end date which is the 29th. I dont live there anymore but I still continue to pay rent and utility charges plus a fine. I have never seen an apartment company which is so inflexible with the last months rent. Again glad that Im out of this place.

My husband and I have enjoyed our time living at Archstone Toscano the past 7 months. We have always had great communication from the front office and the maintenance crew. Anytime we have had something wrong it has been taken care of that same day or the next. The grounds are very pretty and offer 3 different pools for your leisure. I have spent a few evenings down there reading and enjoying the sun. I have also used the wellness center on many occasions. I dont want to write too long of a review but the location is also one that is very accommodating. All of our favorite groceries, stores and places to eat are near by!

This has to be the WORST PLACE I’ve ever lived. It’s been 10 months and so far my a/c has been broken for a week. Power has been out 3 days in one month and also my heater was broken and stayed on for a full weekend and my apartment was over 85 degrees. Beside the cold water in the shower and roach infestation, management does absolutely nothing. There are a ton of air bnb’s and the gate is always broken so safety is non existent here. The only thing nice about this place is the location.

Best! I lived here for a year while going to school in the area and only moved out because we wanted to get a bit further from the city. This place is awesome and the staff treat you like family. Everything that goes bad gets fixed on time, unless you are like me and dont report your microwaves bulb that went out a month ago. Best value in the area, plus they have a free shuttle and metro stops right in front of the building. An added bonus is the parking. Pretty much every spot is elevated which came in very handy during hurricane Harvey. Plus, the complex did not lose power throughout Harvey!

This building has been a wonderful place to live.Location: residential neighborhood with plenty of shops/restaurants within an easy bike ride or very short drive. Easy access to the med center or Rice Village with better pricing than those areas. I would often bike to NRG stadium for a random event (Auto show, Rodeo, etc.) without having to deal with the parking. Nice running/biking path on Brays Bayou with exercise stations along the way.Building: I felt we got great value – lots of square footage for a reasonable price. One most astonishing perk – 3 pools. Amazing. Since there were 3, none of them were ever very crowded. We came from NYC where such a thing was unspeakable. Also there was never an issue to find a parking spot and plenty of grills available.We moved in about a month before Harvey and though we were prepared for the worst, the building did not flood. We never even lost power or water. Unfortunately many houses and other apt buildings nearby were not as lucky. We feel extremely blessed and overall we felt very safe in this building.Lastly and most important, the staff was outstanding. Jared, Clinton, Eric, Lauren and the whole team were a pleasure to work with. Maintenance requests were handled quickly, sometimes even same day. The office staff would often go out of their way to handle any issues. Move in and move out were smooth, helped by the dedicated service entrance. Our jobs took us out of state, but I would choose this building again in a heartbeat.

This apartment complex was just built in 2013. I moved in August 2013, and signed a lease for 12 months. I am very happy with the place and planning to renew my lease this year. There are altogether six different but joined apartment buildings, each with a separate pool/bbq area or a small park. The complex is very peaceful and quiet, the residents are mostly families or elderly people, medical center students and working professionals. The staff is extraordinarily friendly and helpful; they have been very fast in assisting me with any request I have made (maintenance, package delivery, etc.) Toscano often organizes events for the community such as brunches, yoga classes, and others. The complex is very well maintained, always clean and welcoming, with lots of enjoyable amenities. The lease is a bit on the pricey side, but the surrounding area is worth it - it is mostly residential, very quiet, green and pedestrian-friendly, and in close proximity to Rice Village and Rice University. Before moving in, I made sure to check websites like Crime Reports and Walkscore, and was happy to find out this is a very safe area, with lots of pharmacies, grocery stores, banks and other services close by. I highly recommend this apartment complex to whoever is considering moving to the area.

I have lived her for 3 1/2 years and I am very disappointed to see my monthly bill continue to go up with more and more fees. I loved living here when I first moved in. Unfortunately I feel like the residents are being expected to cover the cost for all the renovations that they are doing.Ill really irritating to see that they are offering 2 months free rent on certain apartment when the residents who are already here are not being given any break. My fiance and I have been at Toscano for 2 years and just transfered into a two bedroom from a 1 bedroom. In my opinion it really is one of the best places to be in the medical center. Its very affordable for the quality of care it provides.Maintenance jobs typically get done within 1-2 business days if not the same day. They have emergency maintenance line as well in case of any issues at night. I had an issue with internet while moving into my new place but management was able to take care of it with swiftness and priority.I dont disagree there were a few hiccups with the new management however Jenai and Sophie from new management are really amazing and take care of your needs personally. Every new place, in this case management, has its growing pains and to focus so much on the negative is discrediting all the hardwork Toscano has put in for its residents.Weve successfully transitioned to the new package delivery system with Fetch and in fact I like it better than the old system because if gives you more flexibility safety as in if you want package to be left at door or you go pick up package at the facility, time of package delivery etc.I have 4 - 5 other friends in the place and we all continue to enjoy living here so dont listen to the naysayers!

VEHICLE STOLEN FROM PROPERTY. NO HELP FROM MANAGEMENT.My vehicle was STOLEN from this complex’s gated garage over the holidays and I am furious at the lack of concern, urgency, and willingness of the management staff to assist me in handling this incident as well as the ineffectiveness of this apartment’s security system.As of today, almost a month since my discussion with management, I have yet to see any communication informing all other building residents that an auto theft occurred in the gated parking lot over the holidays. As a member of this community, it is in everyone’s best interest to know if a fellow resident’s vehicle was stolen. The lack of action is further evidence of management’s blatant attempt to sweep this under the rug and keep everyone in the dark.The Senior Building Manager did not help to provide any solution that would assist me or the police in identifying the individual(s) who stole my vehicle. I even had to be the one to ask for the security footage for this gated garage. I was then informed that without a specific date, she doesnt want her staff to sit at the computer scrolling day by day to identify who/when my car was stolen from the premise. I was on vacation and when I returned my car was gone so I had no idea when it was taken. Also, the footage is apparently stored for only 7 days. As a result, with each passing minute of management’s lack of concern potential evidence is erased.This interaction perfectly reflects the new management many other low-star reviewers are complaining about. This new management is only interested in raising fees with gimmicks and providing a false sense of security; they aren’t interested in actually helping residents.For a “luxury” apartment, this an unacceptable response and destroys any trust in this management’s ability to keep me and my fellow residents safe.To current and prospective residents, unless you yearn for disappointment, I highly suggest you start looking elsewhere and avoid properties managed by the Alliance Residential Company.

Dont be fooled by these fake 5 star reviews.As someone that relies heavily on reviews to make purchases, Im going to give an objective and thoughtful review of my time here at Archstone/Broadstone Toscanos. Please keep in mind, that as I sit here writing this review, the fire alarm has been sporadically going off in the whole apartment complex for the last 4-5 hours. This is the 2nd or 3rd time in the last 6-8 months that this has happened.Context: My family and I have lived here for 1.5 years in a 2br/2ba apartment. We moved in when it was Archstone Toscanos, but it has since been sold to a new management company and re-branded as Broadstone Toscano. We have 8 more months left on our contract before we can escape the incompetence of the new management and degradation of the facilities.As an optimist, Ill start with the good...The good:- Apartment space: We love our actual apartment space. We live on the first floor and the ceilings are an extra 1-2 feet higher, which makes it feel very spacious. The living room / kitchen space is very open and the closets are massive.- Maintenance requests: Even through the changing of management, maintenance has been quick to respond and remediate requests.- Location is superb (close to downtown where I work and close to the med center where my wife is attending nursing school. Our child isnt old enough but the elementary school is top-notch.- Fetch Delivery Service: Packages used to be delivered to the front office and youd receive a nice email to pick it up. It was a great excuse to go to the front office and visit the staff the everyone adored. Old staff all knew my 2-year-old daughters name and all were super sweet to her. Once the new management took over, going to the front office to get a package was like nails on a chalkboard. They stopped emailing when packages arrived. They were unfriendly / looked bothered when you asked to pick-up a package. Fortunately fetch makes it so you can avoid the front office at all costs. Id call that a win / positive- Shared space: There are 3 pools and a few grills scattered about. Shared spaces are still nice but Ive definitely seen a degradation in care.Those are the redeeming qualities. Now the bad...The bad:-Crime: Crime is inevitable - I understand this. However, its the lack of effort by management to curb this crime that is really frustrating and disappointing. Ive had 2 bikes stolen from the secure bike storage, 2 separate occasion, at a total value of $1000+). Weve had at least 15 car windows smashed in. Weve had multiple break-ins into apartments. Friends who have lived here for 4+ years and the cop I filed the police report with all have said theres been a scary uptick in past 6 months. Management has done NOTHING to curb the crime and frankly its embarrassing on their part. They dont change door codes, fobs, etc. They talk big game but talk is cheap.- Management: Dont want to beat a dead horse but the new management is off-putting. My family and I cringe every time we have to go to the front office. Imo, theyre inexperienced and over their head. Completely different vibe than the previous management, thats all Im going to say.- Trash service: They gave us cheap trash bins that we have to store in our apartments and put out between 6p-8p. Id say maybe 15% of the complex uses the services yet we all get charged $25 a month for it. Just another way for new management to bring in revenue. Aesthetically it looks horrible bc 1) theyre cheap plastic bins 2) The 15% of residences that do use it, end up stacking 2-3 bags on top of the bin so you have that in your enclosed hallways.- Management: Time to beat the dead horse.Hope this helps make an informed decision.

Not everything is as great. We have been living here for almost a year and there’s just few good positive things so I’m gonna summarize. The amenities are good, apartments have nice finishes, there’s 3 different pools, an ok coffee machine and the gym maybe could be better.Now for the bad.Several spots in the building have no signal, you can’t use your phone in the first floor next to the garage.The only Internet provider they have is AT&T which I knew it will suck but not this bad, you literally pay +$50 for a certain speed they cant even provide constantly.It’s a pet-friendly community. And most neighbors dont know how to pick up after their pets so be prepared to encounter dog’s poop or pee even in the elevators.The trash room is just a big land fill, people dont know how to use the trash chute so they just drop their trash wherever they please, so yeah it stinks.There’s no security. Most people would expect a good or at least decent security service for what they call “luxury apartments” few weeks after new years the complex got burglarized, several cars from different floors got broken into and the only security guard they hire was nowhere to be seen. It’s the first time this has ever happened to us, and the management did nothing, they only said not to leave stuff in our cars and be more careful. But what about investing in some security cameras or a more efficient security crew?Now, if you want your apartment to be “inspected” and entered by strangers (or the maintenance team as they like to call it) twice a month then you’ve come to the right place. I understand the whole “we gotta make sure your apartment is working in proper conditions to prevent future problems” or whatever. I know about the inspections, I’ve been a renter myself for several years, I get it. But seriously? So far this year they have already done 4 inspections in which they enter your home and you dont know what they check or do because they will do it even if you’re not there and without your consent. Most apartments I’ve lived in do those inspection once or twice a YEAR. This is ridiculous and they’re basically invading our homes. We don’t know that people and they’re entering our homes constantly.I don’t seriously know why there’s so many positive reviews in here when in the complex’s Facebook page there’s all the ugly honest posts from residents knowing the struggle.

Kind leasing office, good after service and well established system. Also, they make a room clean state to make a contract new resident.Leasing office employees are really energetic and kind to residents whole day. If there is problem in unit, they solved the problem or fix it immediately when we notice to community. Even we request frequently, they never show annoying or tiresome attitude but always concern about their residents (not only claim receiver but also practical home engineer).

My wife, 3 kids, and I have lived here only 6 weeks now but it has been a great place. The complex is clean and we feel safe and the location in Houston is amazing. Archstone Toscano is a great place to live. We are extremely happy so far with the unit, the location, and the staff. Ive only lived here for a week, but Ive already met many of the employees. One of the maintenance employees, Jesús, particularly stood out to me so far. He was very nice, and went above and beyond on my unit to prepare it for move in. Overall the move in experience was very easy and we are planning on making this our home for years to come.

The staff at Archstone Toscano is extremely helpful and kind. From the first time we toured the complex, we new that Archstone Toscano would be the best apartment home for us. It is just a five minute drive from my work. The apartment was beautiful and extremely clean when we moved in. The amenities are amazing, and I could not be more pleased with having moved in here. It is definitely worth the more expensive price tag. I feel extremely safe in this community, and would highly recommend Archstone Toscano to anyone who is looking for a safe, convenient, and clean place to live near the medical center.

Ive lived in a few apartment complex so far, this is by far the best. most apartment complexes are the same, have the same issues, etc. Archstone Toscano of course has all those issues, but the leasing office makes a difference. Not a single time have I had any issues with them, they respond always timely, are always friendly, and problems have always been resolved. I will continue leasing here for as long as my job/life plan allow it.

I came to your recently from out of town and I can’t tell you more nice of a property you have Clinton took his time to show me around he as very very professional, patient and kind. I know I was a bit difficult to deal with not knowing much about the city he even took the time after all of the walking and looking at different apartment plans to show me all the amenities and took me on the roof to show me the view from the city. I just will definitely keep this place in mind. I was just surprised with the customer service he gave, these days customer service is out the door!! There should be more Clinton’s out there!!

Unfortunately, this complex was bought out by a new management company without prior notice to any of the residents. This is my third year with Archstone Toscano and I have never wanted to leave more than I do now. The property isn’t being cleaned regularly like it used to be, so the hallways and common areas become absolutely disgusting, the office staff knows nothing and refer you to ONE manager on the property who is ALWAYS busy & not helpful... They are now switching over to new systems (which is common in situations like this) but are making things very hard for current residents (must go downstairs to the office to make a service request, don’t know where my packages are, and must pay rent in the office, no online system). The new management team should have had a lot of these things handled prior to buying out this complex. The one thing that has kept me with Archstone Toscano over the years were the old office staff (that are unfortunately no longer here), how clean the complex was & the feeling of being safe. As a resident, I shouldn’t suffer because of changes that had nothing to do with me or decisions I have made. These are just a FEW of the issues this property is currently having. Hoping to get out of my lease immediately. Please be aware!

I am a current resident. I have been living here for almost a year now. I would recommend it to my friends. I looked at almost every apartment around Galleria area. This place offers the price, location and qualities.Pros: Its a beautiful place and very new. The management team is great. They are caring, patient and friendly. The manager is super nice and willing to listen to your opinions. This is the main reason I choose them. The maintenance requests usually get taken care of within 24 hours. The online paymemt system is convenient. No hiding fees. Free parking. You have to pay a monthly trash pickup fee for around $10, water and sewage, and rent. These amounts are in one bill, which is due the first day of each month. This place is secure. Never hear any safety problems since I live here.Cons: Like mentioned in other reviews, the only internet company they offer is At&t. It can be slow sometimes. I called At&t once and they made it better. If the unit is not facing the streets, you most likely wont have phone signal. I think they have a hotspot for Verizon though. Im using T-mobile which has wi-fi calling so as long as Im not in the parking garage, I can still get signal. There were bug issues in my apartment in Spring. I called to schdule pest control which came within the next couple of business days.Overall, this is a great place and gained my trust. If I ever have to move, I dont know whether I can find a place good like this.

I’m so sick of this apartment complex. There’s always something going on, I’ve been living here for a year and there’s almost never a peaceful week. The water is always being shut off. It’s happened several times since I’ve been here. They’ve shut off the water from 10am-6pm today. I work night shift and have no way to adequately get ready for work. My valet trash can was stolen from in front of my home a while ago and I contacted management for another one. I was told that if it happened again, I would have to purchase another one. As if I’m hoarding trash cans in my home. My AC went out in the middle of the night a few months ago. I contacted “emergency maintenance” several times and they swore someone was on the way. I was up all night sweating and nobody ever came. That morning, I was informed that they only come for emergencies like that if it’s 80 degrees or hotter outside. It was 78. This place sucks and I can’t wait to leave

I’ve lived her for about two years after moving from South Florida for work in The Medical Center. The property is well-maintained and is a beautiful place to live. I’ve lived in many apartment complexes but what sets Archstone Toscano on Braeswood apart is that the maintenance staff is amazing. Especially Jesus Anguiano! He responds quickly to service requests and is professional and courteous to residents. Also, when I put in requests, his work never needs a follow-up because he is thorough the first time, even teaching me about what goes wrong in the first place so I understand for next time! Dont get my 4 stars wrong. Id highly recommend Toscano for anyone. I would also say that there must not be a place with better amenities for their price.Pros:-beautiful place.- The management team- the maintenance requests usually get taken care of within 24 hours.- The online payment system is convenient.- No hiding fees.- Free parking (no extra fee).- The shuttle to the medical center is reliable in the mornings and it is free (no extra fee)- The place is secure (never heard about any safety problems).- Neither two friends of mine nor I have any problem with bugs.- Bus stop right in front of.Cons:- You have to pay a monthly trash pickup fee for around $10, but you have to walk a lot to throw away your garbage (this sounded lazy :).- Water and TV and internet is not included. This not actually a problem. The issue is that the only internet company allowed is At&t.- Unless your apartment is facing the streets, you most likely will not have phone signal (this include the garage).- The shuttle to the medical center is totally NOT reliable during the evenings (this was the only thing that really bothered me, and it is not Toscanos fault. The shuttle service is from another company).Finally, be aware that contracts shorter than 12 months are much much more expensive. If you want to renew your contract to stay for more, lets say, 6-10 months, they will charge you 1,000 monthly more as you were a new resident no matter how much time you have been living there. Well, business is business after all...

I have deducted 2 stars due to the Internet options available here. (Only one option is available).The apartment location and the building itself is very good and all the amenities are good. It is slightly expensive but again it’s a luxury apartment. I have lived here for a year almost and renewed my lease. So, obviously I like the apartment complex and more importantly the location and neighborhood.My main frustration is with the internet. We live in the 21st century and an internet speed of 6mbps is unacceptable. I had faster internet speed 10 years back. The problem is they only contract with AT&T and AT&T doesn’t provide fiber internet here. AT&T actually doesn’t provide even a regular fast internet. AT&T service is also poor in this location unless you are on the street side of the building ( which I moved to now). Also, I believe there is a problem with internet wiring because AT&T always send a technician to start the service as self instal doesn’t work and charge the technician fee. Sorry, about this rant on internet for a review of an apartment. But, this is unacceptable for an apartment that calls itself a luxury apartment. You really need to diversify your internet options here. Allow other providers access to the building.Again, nothing wrong with the maintenance team or the management- just do something about the poor internet!

This community is gorgeous! All the staff are very friendly, Linncy, Angelica, Clinton and Sophie. I toured with Linncy and Angelica and they gave me a thorough tour of the community. They were both great! So staff is very knowledgable on the community. The have a internet lounge area that has a boutique style vibe to it and is very modern with lots of features and nook areas that residents can enjoy for leisure time while grabbing coffee. Throughout the community they have several peaceful courtyards and garden areas to relax for privacy. They have a few pools on property, but they have a one of a kind lazy river pool that feels more like a resort than an apartment community! Its stunning! The interiors are gorgeous with lots of cool features such as Nest thermostat, huge closets and very fancy fixtures. The community is a must see!

I am a current resident here and I couldnt be happier with the place. GREAT location, its a $12 uber ride to midtown and right by a grocery store, several churches, a running trail, and a short drive away to some AMAZING restaurants... but what really blew me away was the exceptional customer service. The staff is so welcoming and friendly. for example: just recently, a package Id ordered online was misplaced (and management truly did everything in their power to find it) and when it couldnt be found, they offered to completely reimburse me for the package that was lost - even though it wasnt really their fault, I think it was just a system error. It was just really nice to see a staff that actually put that kind of effort into one of its residents... not common these days!

BEWARE OF FRONT OFFICE. They will make promises verbally and break them consistently. They refuse to respond to emails to force you into calling or going in person, but then will not honor any verbal agreements. They act as though their corporate office sets fees and makes rules, but their corporate office then shows proof that it is the front desk staff screwing you. Then they are totally nonresponsive. Really seem to be taking advantage of people, even during a pandemic. Dont bother with them, particularly if you are in any way involved with the military. They will act as though they care and will make promises to help and break them. Just like any other property management company--just out for money and are happy to take advantage of anyone.

Free transfer to any of their sister buildings in the U.S. with a month advance. Since Alliance bought out this building everyone who was currently in a lease is now has to run their credit all over, do new applications and everything all over again. Way to go with the notice that everyone was getting screwed over.-Inconvienent and messed up for people who have been with Avalon and enjoy relocating or releasing ( which I would never do with this building ). Now to end your lease you have to give 4 months rent to end it.4. BUGS!! Whasps/ Ant/moths/ problems! Never had anyone come to spray my apartment.-If you have a dog be ready to get stung by the whasps that come out of the doggy clean up bag posts. They will chase you and sting you and your dog.- Spiders in the staircases have sting me at night. I’m sure I’m not the only one.5. NOICE COMPLAINT. If you have a dog you will most likely be placed on the side where everyone has dogs. Dogs bark constantly all day and night..Appliances are cheap. Washer and dryers are loud.6. DOG POO! It’s everywhere and no one picks it up!!! Always stepping in dog poop, in garage outside, stairs, it’s inevitable.7. TRASH BAD SMELLSNew management came up with a worse idea to have everyone have a trash can and put it outside on valet days for pick up with a monthly added cost to your rent. This makes the hallways smell like rotten death, people never bring their trash cans inside after they come by to pick it up...So guys, there’s way more options than to move to this dirty annoyance building for 1400$ a month for a 1 bedroom. Go look somewhere else.

This apartment complex leasing staff is so unprofessional. I wish I could leave no stars. The place is nice, but the management is horrible, the way Sophia Houser handled my situation was so unprofessional as management. I filled out an application with them on the 5th, they sent me one email on the 9th that went to my spam. Instead of them handling their prospects with highest regard they only sent out one email and never reached out to me via phone after I paid $275 worth of fees upfront. They sent out another email on the 14th letting me know they’d cancel my application within 48hrs if no response I sent them an email the next day letting them know I moved on to buy a house due to lack of communication. They are now trying to refund me $75 and withheld $200 due to them not even attempting to reach out. An acted as if they never seen my email sent to them on the 15th. I resent them a screenshot of my email to let them know what exactly went wrong, which was on there end. Sophie still acts as if it is my fault. Please do not bother to apply with them during this pandemic if you do not have money to waste. Their team is so unprofessional and if they can handle my application like this they can certainly handle yours. What is so crazy is the amount of fees they have you pay. Which are application, amenities, and administrative fees just to treat you terribly and have no regard.

When we first moved to this community four years ago, Archstone Toscano was definitely the best apartment within the TMC area. The amenities have been aging during these years and dysfunctional sometimes. The ownership of this property has been taken over last year and the name of this apartment has been changed to Broadstone Toscano. Luckily, the majority of associate of this community still keep high service standard and value residents trust. For instance, Mr. Isaac. He always response to our request on time and try his best to help us out. He is part of our best memory about this apartment.

Management changed in 2019, and since then everything went down hill. I prefer the prior management. They increased rent and added many hidden fees. Also security has been an issue with many break-ins and thefts. Many cars got broken into and also apartment break-ins. They don’t have security cameras in hallway.

Update: after management chance in 2019 (now broadstone Toscano) things have really fallen apart. We ended up moving out shortly thereafter given rude inaccessible office staff and a crime spree within the complex with extremely poor response by management. I do not feel it is appropriate to leave up my 5 star review from time of prior ownership.Previously (pre-2019)Been living at the Archstone for over 2 years now. Fabulous amenities and grounds, super safe (no break ins since Ive been here which is much more than could be said about other complexes in the area) and great value on the pricing. Highly recommend if youre looking for a place in the area.

Read this if you use a cell phone, WiFi or value cleanlinessThis apartment complex is awful for the following reasons:1) Cell phone reception: As soon as you pull up to the apartment complex, not even walk inside, my wife and I both loose our cell phone reception.2) WiFi – the WEAK signal is constantly is up and down EVERYWHERE in the building. I work from home and am constantly battling the internet being up and down. Moreover, I am never able to get onto a Screen Sharing utility like WebEx without losing my signal. I am down a good 50-75% of the day …3) Cleanliness – the public areas are not kept clean at all. Every morning when I get coffee from the lobby, it resembles the morning after at my fraternity house while in college. Those that live here are complete disrespectful and think they still live at home with mom and dad, or culturally expect that someone picks up after them. I learned the hard way to look where I place my arms (i.e., counters in the lounge area) before doing so, because you might be in for a nasty and rude awakening (i.e., syrup, spills, gum). The hallways aren’t cleaned frequently either. For example, the hallway that leads to my apartment has had several spills and a bunch of dirt just sitting there for six days now.This is what I would describe as putting lipstick on a pig. I would NEVER rent here again, and urge you to think twice if you care for a cell phone reception, WiFi that works, or desire a clean environment.Oh, and a special note to the drivers in the garage who pass you while pulling into a parking spot - thats super cool, back to high school we go!

The location is great! However the Building has gone downhill; dog poop in the stairways, trash juice in the halls, and the pools are always closed for cleaning/maintenance. Communication from management isn’t the best either.

This apartment building was worst decision ever made.. everything is dirty, they take you on a tour and clean things along your tour but once you move you’ll realize things are never cleaned, everything’s broken, safety is weak, people steal your packages.. I’ve lived in Toscano for six months and am very impressed by the management and staff. Any maintenance issues are taken care of the next day. Amenities like the pool are nice, the fitness center is always clean. Highly recommend for TMC employees as they have a free shuttle that runs all day on weekdays.
