This place is working magic. I was nervous about having to go through Done deal because sometimes the bad reviews will make you not proceed but I also seen positive ones so I took my chance and worked with Nadelyne. She got me approved in less than 2 hours after I submitted my initial payment. She even informed me that if she can’t find me an apartment she will refund back the money. I had an eviction and broken lease and also some criminal background on probation.I thought there was no hope. I don’t really leave a lot of positive reviews but I definitely had to shout this girl out. I definitely will be recommending her to a friends of mine as well. Very grateful for this service. I was on the edge after going through other places that just took my money. Takiyah was upfront and help me through the process and got us an approval fast. This is not a scam they will really help.

I had a previous positive review up but I took it down to make a new one. These people are liars and scammers. Repeatedly told me I owed money that I know I paid and would t listen to me. They have hung upOn me countless times they don’t reach back out to you if you call them. They only care about their fees they do not help. They overcharge at first. I used this co-sign service 4 years ago during the pandemic in 2021 for a 6 month lease. After the 6 months I dumped them, but they did help me move out of that hotel, so I’ll be honest about the process. Keep in Mind:1.) The approval process will be LENGTHY, EXPENSIVE and FRUSTRATING especially if you have a recent eviction/broken lease/etc. It took me 2 months and approximately $2.5k to get my keys. (I had a HIGH BALANCE due to a previous broken lease, but I had to find a way to pay 50% of the balance before I could apply through Done Deal). I applied for rental assistance for the balance and made payments. I’m not sure about bankruptcy, you may need to call them and ask.2.) The apartments they rent are 2nd chance apartments. They might have issues that aren’t mentioned to you such as bug infestation, drug use and drug manufacturing, shootings and theft. Even the $2k a month places have their fair share of issues - it’s Houston, not Austin.3.) If you have a FELONY or MISDEMEANOR CONVICTION (or if you have current PENDING criminal charges), your options are LIMITED! They consider how RECENT the conviction was and WHAT it was (so keep that in mind). Also, Done Deal will refund your $299 fee ONLY IF they aren’t able to find an apartment willing to work with your background AND you MUST request it within 7 days (1 week)! Done Deal says they will advocate for you, but call around to the places on their site and ask for yourself. DON’T GIVE YOUR LIFE STORY! Oh, and PLEASE have a stable job because they don’t approve Low Income unless it’s 3 times the monthly rent.4.)After Approval, You will have to pay Done Deal 1 full month of rent plus 10% UPFRONT before move-in. PLUS you have to pay deposit, administrative and application fees and first month’s rent BEFORE you even move in to the apartment! Set up a payment arrangement.5.) READ THE CONTRACT! If you stop paying Done Deal, you WILL be evicted! How? Again, READ YOUR CONTRACT!!6.) I never used a CPN, but if you do - once they find out about it- The Front Office is going to notify Corporate. Corporate will notify the police and you know the rest…. Just use your real information.

Takiyah was amazing to work with from beginning to end. She was super sweet, understanding, and she bent over backwards to help me and my family find a place that could work with our credit. Without Done Deal advocating for us we wouldnt have been able to find a place that would approve us Im sure of it. The pre-approval is simple, and shes very honest and upfront.

First and foremost, you will spend some money with these people due to your background/rental history. HOWEVER, in my experience with Ms. Takiyah, everything went smooth. I found a place I liked with the amenities I was looking for within the first 2 days. Ms. Takiyah made sure that everything went as smooth as possible. Very polite and it shows that she just wants to get people approved and into a new home. I couldn’t get approved anywhere, so for the sake of saving myself sanity and more money in the long run. This was the most ideal option. Deal with the fees and the co-sign for this first lease. Then when it’s time to renew..I can do it on my own. I’m only giving 4 stars because outside of the great customer service..it was a lot of money upfront that I will never get back. All in all. I’m grateful for done deal’s assistance.

I had the best and wonderful with dealing with dine deal. The representative I spoke with Takiyah was just just uplifting and her service was excellent because I wouldn’t have been able to find an apartment without her.

I keep seeing yall speak of Ms Takiyah and this person it was always a man named Teddy for me. Placed me in a horrible drug infested place where they dont fix anything and have had 4 new owners in 6 months. They threat to come in your home and take belongings if you dont pay your monthly fees lol. Yeah try lol but I cant say they do help you get into a place but trust me most of the places in their list are tired of dealing with their rude agents. They want all the money upfront and monthly fees its a lot for someone trying to get help but it helps when you just have no other way out.I say its depends on your situation imthey really helped me the 1st time. My 2nd place was horrible

Had an eviction , but Takiyah said “not today” , lol . We really appreciate her . She kept us (Tatyana Howard &’ I) updated , always sent positive messages , &’ was pretty straightforward . If I could give 0 stars I would. They scammed me and completely took advantage of the fact me and my kids were homeless. AT tries to make it seem like she’s helping but they have no concern for your well-being. As long as you pay those fees. No property they were referred me to were able to help me and they did not give me my money back! Terrible company

I finally got a place after all the run arounds and alot of money being spent out .....My person really didnt know alot of my questions and answers I feel like I did it by myself and it was stressful...God is good I have a roof over my head now but I pray to God I never have to use this again DoneDeal is highway robbery all they want is MONEY

I reached out to done deal to utilize their cosign services. I knew that I had a recent eviction less than a year with a high balance that I was already in the process of disputing with lexington law. I spoke with Lashell and due to the positive reviews and initial pre screen conversation I proceeded as planned. The process worked different than the initial explanation. I picked the places, I reached out to the company and I completed the application. They were supposed to send documentation and I was instructed not to complete an application until documentation was sent and not to discuss anything until that happened. I was denied due to the balance at the first place. Which they blamed me for when they knew that this was on my credit and I mentioned that in the pre screen interview and was told not to worry about any balance and that they would advocate on my behalf. I did all of the advocating and I only have this one blemish on my credit (which is a big deal) but they help people with uo to 3 issues. I was told to reach out to the 2nd place and disclose the balance I was told by both Lashell and the partner rep who was a nice lady to apply anyway they accept partners as long as it nothing criminal and they can have 2 issues. Once I applied I then received a message from the rep to hold off but again I already applied because both told me to proceed. I asked initially about the refund policy and was assured that the 7 day refund policy as well as the guarantee would be honored and if I dont get accepted I would get my initial deposit of 299 back. I even sent a screenshot of that conversation and the rep is now telling me that because I applied I cant get the initial deposit. I didnt feel like my hand was being held. I was transparent.I didnt get approved and am out of 299 from them and the application fees. When I asked for the assurances prior to making the initial deposit Lashell said why does the refund policy matter if were going to find you an apartment. That shouldve gave me the insight that I needed not to proceed. However I doubled down and mentioned the 7 day and the guarantee about not being approved by a partner and she said that is correct but were going to find you a place.Now Im out of finances and still couch surfing with my 7 year old. Use this company at your own risk. Youll more than likely will be doing all of the heavy lifting and wont be provided with any solutions. Dont inquire about that refund either. Now I guess Ill have to reach out to the bbb to see if they can assist me with a refund. I cant be apartmentless and out of the fee when a guarantee is explicitly stated in the contract.

Do not work with this company they are scammers and liars! They will definitely run you dry, and when you reach out to them because you’re having uninhabitable issues, they will always side with the property. they offer half as solutions, Like transfers only to charge you more money.. Definitely feels like they’re in cahoots with the properties they send you to. They have no accountability and they always act like it’s the first time they’re hearing about your issues. Make you pay monthly for something called” Lease shield” And it does not benefit you at all.. They threaten with lockouts instantly. Again DO NOT WORK WITH THIS COMPANY!! They will take advantage of the situation you are in.

I am so appreciative to done deal and Takiyah for helping me get an apartment. I knew already it was going to be extremely hard for me to find an apartment with broken leases between me and my boyfriend but done deal help me and him out and also with takiyah hard work to help us get an apartment. I can’t express how much appreciation I have for this company! 10 out of 10 I definitely recommend! Also takiyah is the most sweetest, nicest, and most understanding person ever in this world! Don’t recommend , They take advantage of vulnerable people. I went through “ Jay “ . He was nice he was informative and assisted me through the BEGINNING! I contacted them , with the apartments I was interested in , because I knew they worked with them. Jay explained how it worked and I was cool. I APPLIED TO THE APARTMENTS FIRST recently , so done deal never had the chance to “ pre approve “ for $299.They never informed me that Nothing was on my rental history. I paid Thursday & asked for a refund FRIDAY , they’re not wanting to give a refund so I have to talk to a manager Monday. Will update. I would recommend paying off prior evictions or fixing your credit before paying them !Update : they blocked my number and I have to go through my bank. Biggest scam ever.

*They will get you an apartment, but there is a reason the complex is 2nd chance and uses Done Deal. The complex, most likely, has issues like crime and pests.*My suggestion, because I am trying to help others, pay the $199 to get their list, then apply WITHOUT them first to see if the apartment complex will allow you to just pay a risk fee or double deposit. Once you get a denial, then involve Done Deal. I am saying this, because some of the apartments on their list will approve you on your own. However, once you involve Done Deal, Done Deal will make sure you have to go through them. (Thats how they make their money.) I had to learn this the hard way.DONT INVOLVE DONE DEAL UNTIL YOU GET A DENIAL, BECAUSE THEY WILL MAKE SURE YOU HAVE TO USE THEM AND PAY THEM ALL OF THAT MONEY.Last year, I got an approval for an apartment on their list. Even though I told them I was using Done Deal in the beginning, they forgot to “note” it in my application. So, they approved me and told me I would just have to pay a risk fee of like $400 or so. I hadn’t spoken with my rep or anyone from Done Deal, because no one would call or text me back. I did everything by myself. Finally, my rep from Done Deal calls me, and me thinking she is my friend trying to help me, tells her about how I don’t think I need to use them, because the complex is going to try to approve me with just a risk fee.She hangs up the phone with me, then calls me back like an hour later saying she has my approval and I need to pay them their 110% before I can move in on the weekend. (My rep was Ericka, and she was so nasty and rude.) I was sitting there like “what just happened?” She knew she stabbed me in the back, because she had an attitude when I was asking her questions because I was confused as to why I now had to use them.I went from paying just a $400 risk fee to the apartment complex to paying Done Deal around $3300 for them to co-sign for me on a year’s lease. (That’s with the 110% and $150/per month.)Once you involve Done Deal, the complex will make you use Done Deal,

They absolutely have to be offering a financial incentive for these positive reviews. This company is very predatory in nature. I get the premise.. however.. you have to pay a large deposits to them .. a surety fee.. that should you ever need them to.. they will assist with paying your rent. You have to pay an administrative fee to use the money.. you have to pay them the money back .. and there is no remedy to get the money back at the end of your contract period. So they just keep your 110% surety fee.. on top of the initial fee of 199.00 you pay them.. on top of the 10% fee monthly you give them. Not only that .. you can be 100% paid up on your rent .. and if you owe them money.. they will enter your house and take your belongings while you aren’t there.. and your apartment will allow them to do so. You sign an agreement in an effort to secure housing and you sign up for a program that absolutely takes advantage of your vulnerability and housing instability. My suggestion is to shop around should you have to use a service such as this.. because I am certain that there are better available.. or shoot your shot with the apartment complex and see if they will allow you to pay more of a deposit (that you can potentially get back) . I don’t encourage anyone to do business or sign any agreements with them… and if you find an apartment that works with them.. DO NOT tell the apartment that spoke with them because they will force you to use them even if they were going to approve you on your own. I feel sorry for all of those people who gave them a review and genuinely felt like this was their best option… it’s hard out here.. and It’s sad that there aren’t any restrictions or parameters for companies like this to operate given that it’s in involving something necessary.. such as housing.In reply to their response below. I was approved on my own. When I mentioned that I had spoken to you guys before hand .. they forced me to use your services due to whatever backhanded agreement that you all have with these apartment complexes that are in your network.. I submitted all of my income .. application and paid and the application fee to the apartment.. I was approved by them but then advised I would have to use your business.. because I already talked to you all even though I didn’t sign an agreement ect. Then I paid you all 199.00 for nothing because I had did all of the work .. you did not help me do anything but add additional stress to an already stressful situation. I jumped the gun and spoke to someone at your business because I assumed that I would have difficulty in securing housing .. when in actuality I was able to qualify on my own but once I was in the web .. I couldn’t get out of it. I needed a place as soon as possible and the location was where I needed to be so I was forced to enter into your agreement. So again.. your service is predatory and people should find a better avenue to assist them.. also .. no where in my initial post did I say that I had used your services .. however your reply disclosed that I did.. so clearly confidentiality is also not a standard that you hold either.

The process is a little lengthy, be sure to be prepared if you really have to move by a certain time other than that very good program I had a eviction less than 5 years old and was still able to get approved for my townhouse. My agent was Takiyah and she was there to assist me through everything she’s amazing and so sweet she even went out her way for certain things to make sure I felt comfortable… thanks again.Side note: I read the reviews and people are saying they take money from you they don’t. They literally tell you before you apply that there are fees. If you have evictions of course it’s going to be extra money no one trusts you to rent with them so again be prepared with a few thousand saved because you are applying through the program and still have to apply with the apartment. If unsure y’all need to ask questions first.

Highly recommend using them. I was relocating from another state and AT was a huge help! I was skeptical initially so I asked a million questions and she patiently answered them all! Once I was comfortable I made my initial payment I received a list of apartment options within the hour. I chose my top pick and applied. I was approved within a week. I made all the final payments and moved in. It was a smooth transition. I think the biggest thing would be honest about your situation and as long as everything you share is accurate you should be good to go. This saved me the headache of applying a bunch of places and wonder whether or not I would be approved. Being pre approved saves you time and money! AT was such a huge help and great to work with! I have to give them one star because Google reviews do not have zero stars as an option. This company is the BIGGEST HUSTLE in apartment leasing. They are not about helping anyone but themselves and Lease Shield to your money. You will pay them for the duration of your lease along with and including the following:1. A fee to agree to work with them; this means you get access to their list of apartments.2. A large large fee, if you actually sign a lease3. An ongoing monthly fee for the duration of your lease.4. A fee that exceeds (is greater than) the apartment late fees, if you should ever need any help with paying your rent.5 A fee for them to bring back anything that they remove from your apartment if you fail to pay on time (This is in the contract, but they WON’T DO IT LEGALLY because they won’t get a court order as they are required to do so by the state).They will enter your home, but they will not remove things while you’re there, They will wait till you are not there to remove anything. They will try to force you out of the apartment, and they will make you think that the eviction process is not an option. That is a lie. They have no right to remove you from your home, to remove things from your home without a court order, or to deny you the eviction process.

I am so disappointed and irritated with Done Deal Cosign. The rep that helped me name was Erica . I paid my fees timely in June was ready to move in to the apartment I applied to in humble Texas, I was approved for an apartment before stipulations changed and was told after the stipulations changed nothing I could have done being that I was denied after the stipulations. I haven’t spoke to anyone from the Pines at Woodcreek regarding why I was denied. I paid and no one has told me anything. I emailed the property manager for her supervisor to call me no one has reached out to me. I have been wanting to get my money back from done deal and the property no one seems to call me back. The run around is really real and it’s going on September nothing has happened. If Done Deal is advertising if someone has a broken lease or eviction or anything and if they have the properties that they have partnered with you would think everyone is on the same page is not, it’s not fair on my end because I trusted done deal the second time and guess what everything went downhill with me. I don’t have money to through away like this. I reached out to Done Deal supervisor left messages with multiple people but no one wants to call me back, just don’t know what to do at this point. I do know it’s not right to get money from someone and sell them a false story on both ends.

I thought I was being helped but they convinced me and recommended a property that was disgusting and nasty . And these properties that don’t get residents Then I rushed to signed a lease for for apartment I didn’t see and it’s wasn’t even ready . Done Deal is scam . Now I am stuck in 13 month lease with apartment with roaches and broken appliances. I am very disgusted. Karma will come around. You don’t play with people lively hood like that. I don’t have criminal record . I only had a broken lease. My credit score is not that bad. Then to top it off Done Deal doesn’t care once you sign the lease they just want their money. They don’t care about how your apartment or the property is treating you. I had to call the city on my complex and I only been in my apartment for a week . My stove is invested with roaches and they still haven’t changed it out. I can’t cook or put food in my apartment because of that. I can’t wash clothes. My bathroom cabinets are rotten and disgusting .I had used carpet in my apartment.

Process didnt take long the representative that worked with me was easy to talk to and she answered all my questions and was tolerant to my nitpicking but it took me 2 weeks max to get a suitable place, Takiyah was the representative she was very helpful and patient. I have a very recent eviction and I was still able to get approved

I contacted them on 2/28/2023 and paid the $199 initial fee. I worked with Freda, I informed her I needed to move in 13 days. She asked about my money, informed me their services cost. I informed her I had a few thousands saved. We discussed a few properties, she recommended I go in person when she wasn’t able to reach a few by phone. I went by 2 that were listed on their website for availabilities. Both properties didn’t have the 3 bedroom I applied for. On 3/10/2013, I requested a refund since I needed to move in 3 days and she hadn’t help secure a new place. She said it was passed 7 days and she couldn’t refund me. That day she started working to get me approved for a 1 bedroom with a den for my family of 4. I found a new place without their help. I spoke with Consumer Services and they said Freda did her job, although I approved for a 1 bedroom, it was something to have shelter and that’s their goal. To make sure we have something and aren’t homeless. She congratulated me on finding a place on my own and avoiding their expensive fees. I feel like I wasted $199, why request for all residents to be listed if you don’t care if the place we’re approved for can’t accommodate everyone? How is this a job well done? This should be listed in the contract. Also their website need to be updated, so many properties had the wrong rental rate and that wasted time. Other properties showed availability but were under renovation and not accepting applications. This also wasted my time and days on the refund clock.

One day I was randomly on Google searching 2nd chance programs and Done Deal was the first to pop up. I filled out a form and contacted by AT the next day! AT was very helpful and gave me important information about fee’s, pricing, and how long the process would take. I paid my starting fee that Saturday, she sent me a list of apartments that same day! I got pre approved that Monday , toured the property and applied that same day! I was approved my apartment that Wednesday! Honestly I an grateful I found this program! I highly recommend them to anyone trying to do lease through a second chance program!

This company is not helping us it taking from you. It a ripe off. These are the fee they ask from you. Just a ripe off.First fee: $199 is to get started.Second fee: is a one time fee of 110% of the rent for our Lease assurance fee for 6 months lease OR 160% of the rent amount for a 12 months lease. The second fee is not due until your application has been approved. You still have to pay your rent and deposit to the property.Third fee: Our monthly fee is 11% of your base rent which is not due until the following month after your move in.Cl

They are crooks and have access to go into your home while you’re gone and steal anything you have of value. They pretend to want to help black Americans but they really don’t like us they cater to Hispanics. They will intimidate you with men banging on your door with guns and a vest that reads enforcer. They work with any property you move to so be aware. I went through a very very traumatic experience with done deal, I may even need counseling due to their bullying and trauma. I would not be surprised if they have ask people they know to write these good reviews. I’m scared for my life now but I know I have to make other innocent people aware of their money games and bullying. Be Safe!!

I will post an update after my counselor Dustin finally reaches back out to me. $299 is NOT refundable after 7 days. Once they assign you to a counselor you can NOT change counselors even if the counselor your with isn’t doing the best of job or even doesnt respond to you.

This place is a scam! I was given a prescreen before paying the initial $199 and promised a refund within 7 days if I didn’t choose a place or wasn’t pre approved. During the prescreen I was asked a move in date, how many bedrooms I needed and how much I was willing to pay. I was then sent a list and asked to choose 1-2 apartments. All but two were horrible options. I was told availability would be checked before paying money. After paying $199, I was pre-approved for one of my choices, but there were NO AVAILABILITIES for this property. The other apartment that I was approved for was MORE than $200 over my budget. I requested a refund less than 12hrs after paying. I was initially told via phone I would receive a refund. One minute after hanging up, I received a text stating that I couldn’t have a refund because I was pre-approved at a place that doesn’t even have availabilities. The “manager” called me back after I texted explaining to them how unprofessional they were being by texting instead of returning my call. She got upset after I asked her to stop yelling at me and to speak to me respectfully. She then called me a liar and told me it wasn’t her fault there weren’t any availabilities, before reminding me that I would not receive a refund regardless of the situation. I recorded the call and kept all text and emails.

When I originally found this company I must admit I thought it was a scam sounded to good to be true. After speaking with them I figured I would give it a try I was mentally prepared to loose the application fee if things didn’t go as planned. I was surprised when everything actually happens exactly as Monica said it would. The first time I tried to call Monica and didn’t get her when she called me back she gave me her cell phone number so that I could always reach her if needed. She was the best and is very responsive. The apartment approval process took a little while (this was not Done Deals fault) and I got nervous that it wasn’t going to go through but everything went well and we moved in this past Monday. I was given all of the program information and fees up front and there were no surprises. Definitely recommend them and Monica!

Looking for an apartment is so hard to do and getting into one on your own is even harder. My experience with Done Deal was not the best. The only good thing I can say was that Monica was very nice & helpful. The people that worked above her are not. Me and my boyfriend paid initial fee of $199 and we’re told that it is refundable for 7 days. No other fine print which they should definitely mention for times like this one. For example we went and viewed an apartment that we found ourself on their website we were told that they work with done deal so we went ahead and put in our application the application came back that we were approved without done deal which is great because obviously we save a lot of money in the end. So when we requested our initial fee back they didn’t wanna give it to us because we signed with an apartment when they never said anything about any of that. Of course them being a second chance leasing agency these people are money hungry. I would not recommend them because we had to one do all the work ourselves and two like I said all these people want is your money because that’s how they get paid.

I worked with Freda and Jennifer , I had a bankruptcy from a difficult year after nursing school, covid and a high risk pregnancy. I also had a broken lease due displacement because of an unlawful severe roach infestation that same year. I am so grateful for everything Done Deal has done for my family now we can live knowing we have a roof over our heads in this difficult economy. The process does take a while and it is very expensive, you have to pay 110% the rent but the rent itself is very affordable. Agree to pay a fee with your rent every month but it was total worth it to have our own space!!! Freda was very friendly, understanding and patient. If you really need a place to call home but situations have led you to have not so great credit id say given em a call! Once you pay the 110% the rest of the fees are affordable, and since you get pre approved your not waisting monies on getting denied.

USE COMMON SENSE AND THINK FOR A SECOND NO PROPERTY IS GOING TO RE-DO A LEASE WHILE YOURE IN THE MIDDLE OF IT! So that leads to you paying them through the whole lease while holding onto hope that when its time to renew your lease you can renew with out them and have a new lease only being in your name well think again because THIS IS WHEN YOU SEE THE GAME THATS BEEN RAN ON YOU SINCE DAY 1 AND DONE DEAL IS IN CAHOOTS WITH YOUR PROPERTY BEHIND YOUR BACK . The property is going to tell you that they can not accept you with out done deal being on the lease dont even waste your breath telling them youve never payed late or always pay early. USE COMMON SENSE AND THINK PEOPLE! If the property would rent to you in your name alone then you wouldnt have needed a co-signer in the 1st place right?

She did everything in her power to get me approved and SHE DID. I could never have got this apartment without her . Where do I began first can I pls have my television set back that you all took while I was at work by sending the men dressed up in uniforms….so I used this company twice the first time they signed my lease with me when the company sold their property Done Deals name came off of my lease some how idk fast forward to this last time I used them I paid the 199$ then I paid some old balance from the first time when the name disappears off the lease anyways the apt calls me back said I was approved then done deal call the big office and said I couldn’t do that I had to pay them and use them I already didn’t have a stable place to live so I paid what I could they let me move in i had to use everything I had to pay them and the apts my life got so hard and stressful they kept calling and sending ppl over saying I could pay something I didn’t even have money to eat but they came and took my tv I ended up getting locked out of my apts and stuck with a 9k bill all I wanted to do was get back on my feet but they seem to in it for the money cause they the only ones winning

Honestly it’s a bit expensive just to start working with them On top of having the pay the Apts But let me tell you it was completely worth it because No apartments would accept me bc of my recent eviction. I had a horrible experience with my leasing agent. Some ppl might have had a good one but I did not. Ill tell you why. My first agent advised me on a property and at the last min he mysteriously went on vacation and Cienna took over. She made it seem like she wanted to help but once it was said and done she was out for self. I ended up apply for over 4 properties… I wasted over $500 outside of the $199 initial fee I paid when I shouldnt have. Cienna would say she checked on properties and spoke to ppl in the office and I would call and hear a different story. I worked with her for over a month. I advised her exactly what I wanted and she would give me properties out of budget, didnt have what I was looking for, or really run down bad review places. She applied pressure to apply for done deal bc of my background and rental history. After paying the $199 I got a call from my first choice property that told me I was approved on my own and I didnt need done deal. I had to pay a higher deposit and no move in specials but I was approved… She did send my approval letters to both properties I was considering but bc I was approved on my own and it had been less than 7 days I asked for my fee back. She told me it was non refundable.. I was going to call and fight for it but ill let God handle it. You cant do ppl wrong and prosper. Id recommended you not to you this service, safe your money, and get approved on your own. There are second chance properties that will help you!

Mr. Pete and Brandon are the best. They work with people and genuinely care about their clients. After dealing with an unprofessional apartment staff that tried to ruin our rental history, Brandons customer service was refreshing. He was able to help us with securing one of the most beautiful and luxurious apartments Ive ever stayed in. Recently, my family and I was going through a complex situation where we found ourselves in a financial jam; However, once I explained our situation to Mr. Pete, we were able to come to a resolution that worked for both parties. Whew I hate doing bad reviews I swear I do . It’s all peaches and cream when somebody taking your money , let me start from the beginning Tiffany was my agent I’ve been through done deal twice and she sent me an apt that meet my standards so I went leasing lady told me they don’t do done deal. Ok no big deal I went down the street to the other apts she sent me and it didn’t meet my standards so I searched for one that did liked it . So payed for my application filled that out Tiffany rushed me to pay her the risk fee so I did . Then afterwards Leasing office gave me a high deposit so I called to make sure everything was correct well leasing lady wanted me to pay 1430 after I just payed 798 so I asked for a refund she said I only can get 75% back which was 598 well that was Tuesday I asked for a receipt which I never got so I called back Thursday to get a receipt I never got one till this morning so my refund was not processed till Thursday I just got the email this morning not to mention it states it will be 10 business days till I get refunded! And if I didn’t call the office I don’t think my refund would have ever got processed till they were ready. I would never go through done deal again . I found two apts that accept broken leases wish I knew before then . And got approved for one in two days , only problem I have now is done deal sending me my money so I can proceed with paying for my move in ! No I’m not satisfied with nothing and can’t move till done deal send me my funds.

Approval is not guaranteed, ASK QUESTIONS! Because they fail to tell you everything. Ended up out of $500, because of their $199 initial fee. Then $300 to the apartments they guaranteed would be approved. I got denied, they refused to refund me my money. After informing the manager that the rep that assisted did not fully disclose how certain parts of the program work. Long story short this company is a rip off. Buy a **CPN** and save your money, you will spend less and guaranteed approval. These people are not worth the trouble. Forgot the managers name, but when I brought the issue to his attention he literally laughed, and hung up. BTW CPN IS ONLY $100 just ask people they do it all over Houston.

I signed up for done deal co-sign it was pretty good.I was accepted by the apartment in like 3 days.Also you have to pay the fee within the amount of time or it will not work all good deals have an expiration date so when you come.Come with all money ready to pay and go if not your experience will not be the best.Also make sure you have someone else on the phone with you asking questions you wouldn’t think to ask because it’s a confusing process but trust it and pay them you will be fine.Come with your money ready!!!

Hello my experience with this company was a really big help. We moved from Indianapolis to Houston in a 2 month process only took that long cause I was being picky. I’ve been working with them since April 2021, got approved for a place and the place has new management so they wouldn’t honor my application. Done deal didn’t let me know this information at all until literally a week before my actual move in date. Keep in mind I’m coming from out of town (specifically 12 hours away) . I kept reaching out to done deal and the property called toro place - they both have been rude and nonchalant. They don’t care at all, just want to collect the money. My advice would be find another agency who actually values their customers because these people don’t care. Like at all.

My agent was Emily. She did her thing. Checked on me though out the whole process. Keep me updated as well as the apartment complex I moved into. Real cool easy straightforward process done it all over the phone which was a big plus with my busy work schedule.

At first this company seemed like they would help me out in my situation, I paid for their services and was ripped off in a major way!! I ended up having to break my lease bc my father was sick, Pete advised me that I would not have to pay anything if I moved by a specific date. He lied just to get me to leave, the apartment complex charged me three times the rent after I moved.At times he was super rude and I had to put him back in his place several times. DO NOT I REPEAT DO NOT use this company!!! He is a sad money hungry dude that does not really want to help you hes just in it for the money!! As long as you are in your lease he will charge you whatever fee he feels necessary and lie to you how he sees fit!!! There are many other routes around using this guy right here and I wish I had known before I used his services!!!! Trust and believe your life will be much easier without a scam artist like this guy in your life.

So I was referred to Done Deal Cosign yesterday. I spoke to Samuel who listened to my problems and what was going with my living situation. I viewed their facebook page to do research as he said one of his other clients had done. I have seen a lot of different reviews, but what stuck were the highly recommendations of the Facebook users that posted good ones. I plan to signup with them not because I was given false hope or incorrect info because obviously I wouldnt if I felt scammed in anyway. He told me about the process and what was expected of me to keep my apartment once I got it. My advice to everyone that thinks the money is a problem it may seem like a lot when you dont have it but please keep this in mind. The risk fee is in your hands, I say that because if it is equal to one months rent in which Samuel told me that could be the case if you get an apartment that is for instance 400 you are only paying 800. You are paying 400 to the company and 400 to your landlord. Yes you have to pay a deposit, app fee, admin rent and these extra fees because life deals bad hands sometimes but it is worth it if you are a single mother such as myself and have had or is having financial difficulties. The 10% didnt throw me at all because it just is what it is but they are risking their reputation. In most cases if you skipped out on a lease or had to be plain put out they are risking that you will not think once about doing it to them. This is a way to start fresh something that many people that has an extremely bad rental history could tell ya. It is like 1:37am and the conversation I had with Samuel is still fresh on my brain. All I can say is Done Deal/Samuel thanks for the much needed helpful info and also hope I didnt have 24 hours ago Let alone 10.

Description of Complaint:I was tormented my whole contract with this company. I paid them over 2k to cosign an apartment for me right before Covid. I became sick and went thru alot of trials and tribulations as millions of other Americans did in the pandemic. This company has no mercy and failed to follow relief regulations by the CDC. I got several harassing phone calls, letters and emails about being forced out my home. They changed my locks one day as I was work trying to get back on my feet. They came in an took my kids TV. The action that topped it all was forcing me out of my unit as I attended my sister funeral out of town. Please read the fb reviews this place is horrible.

Done deal pricing structure is some 🐂💩. If I pay a non-refundable fee of $199 to get started even before any approvals, and then paid you one month rent security, (that doesnt include what Ive paid the apartment in fees, rent, and the lack of any rental specials) why in the hell do I have to pay done deal an additional 10% of my rent for the term of my lease agreement, especially if my rent is paid on time or early every month. What service are you providing after Ive been approved that requires an additional fee be paid monthly. Also what legal authority do you have to perform a Landlords lease and take peoples personal property. Just a money grab taking advantage of people who have fallen on hard time.
