Hello! I’ve been a resident for 10+ mo. at Jackson Hill and am terminating my lease within the next 2 weeks.I normally consider myself to be a very easygoing person, however, my experience living at Jackson Hill was truly a living nightmare. Whatever you do, please don’t rent at JH. I’ve lived in several different complexes across the city and never experienced a worse living situation. Don’t believe the 4-5 star reviews.1. Security was a joke: multiple cars were stolen out of the parking garage on a monthly basis, in addition to frequent tire robberies. My friends & family would be afraid to visit me because they didn’t know if their car would still be there when leaving. The gates are also unhelpful considering anyone can tailgate since the front gate takes so long to close.2. Noise: For the first 6 mo. of my lease, my upstairs neighbor stomped around at all hours of the night, which woke up both me and my partner almost every night. My family & I went to mgmt with these concerns, including audio and visual evidence. Despite the evidence, mgmt dismissed my concerns.3. BLACK MOLD: My final straw was with the black mold all over my unit. My unit had black mold in the HVAC, laundry room, bathroom, and kitchen. I had to throw out almost 50% of my belongings because mold was growing on them (see pics).• The AC was consistently broken, reaching temps of 80° inside during the middle of summer.• There was a leak in the seal of both the balcony door and my bedroom window that was allowed AC to escape, humidity to enter, and excessive noise from the street to come into the unit.• I put in multiple maintenance requests - to which their solution was to put a flimsy strip of plastic on top of the seal. I gave up trying to beg for the seal to be repaired about 6 mo. into my lease.• Further, I have severe anaphylactic allergies to mold and other environmental allergens. While black mold in of itself is a severe health risk for everyone, my allergies to mold compound the preexisting and dangerous risks of black mold on health. I started getting sick frequently about 6 mo. into my lease, including waking up in the middle of the night to an asthma attack and throat closure (that required an EPI pen) in April. I also started getting severe ear infections on a monthly basis.• Upon conducting an at-home mold test and subsequent lab testing for mold, I found an insidious case of several varieties of mold, notably black mold. Frighteningly, the black mold in my apartment was concentrated in my air vents and next to my washing machine. When I initially found the mold, I took extensive video and photo records of the mold to the office hoping to work out some kind of agreement to treat the mold. Instead, I was told by the leasing team that the mold was “just dust”. I had to pay out-of-pocket to get the mold tested and temporarily treated using an ozone generator, and yet all the while I was still paying for rent during the months I was displaced due to mold.• While I was living at Jackson Hill with the black mold infestation, I was fatigued on a daily basis from the smallest tasks and experienced overall worsened health, which was shown on labs done at my doctor’s office.Unless you want to experience worsened health and overpriced rent without support from mgmt, don’t move to Jackson Hill.Thankfully, I was finally able to terminate my lease early “without penalty”, but it took the black mold spreading from my HVAC to all over my apt for mgmt to let me.I hope that by sharing my experience, Jackson Hill can learn to take better care of their tenants. It’s a shame because the residents are friendly, the location is central, and the proximity to Buffalo Bayou park is great. However, the age of the building itself (20+ years) and the issues I listed before make the cons far outweigh any pros to living at Jackson Hill.I hope my experience can help others choose new homes carefully and be aware of the importance of monitoring for mold. I’ve had nothing but issues since moving into Jackson Hill Apartments, and I cannot stress enough how disappointing my experience has been. If you’re considering living here, PLEASE read this first!First off, the apartment was infested with cockroaches from day one. I understand that bugs can be an issue in any building, but the level of infestation here was absolutely unacceptable. I contacted the management multiple times to have someone come out and take care of the problem, but the service was incredibly slow, and even after they “treated” the apartment, the roaches were still everywhere. It was so bad that I had to constantly keep food sealed up and couldn’t even feel comfortable in my own kitchen. This is a basic level of cleanliness that should never be overlooked, and Jackson Hill failed miserably in this regard.On top of that, the appliances were constantly breaking. I had multiple issues with the washer/dryer, the stove, and even the air conditioning. Every few weeks, something else would stop working, and I would have to submit a repair request. The maintenance team is slow, and by the time someone actually comes to fix it, the issue usually reoccurs. Its incredibly frustrating to pay premium rent for an apartment where basic amenities don’t even work properly.Speaking of rent, the charges here are ridiculous. I’ve been hit with unexpected fees every month, whether its for repairs that were clearly the apartment’s responsibility or vague “administrative” charges that were never properly explained. It feels like Jackson Hill is just trying to squeeze as much money out of its residents as possible with no regard for quality of service or fairness. Its honestly outrageous.But perhaps the most frustrating part of all of this is the complete lack of customer service. When I reached out about the issues, whether it was the cockroaches, broken appliances, or the constant overcharging, the management team was completely unhelpful. They either ignored my emails or gave me the runaround. It felt like they didn’t care at all about addressing my concerns or improving the living situation for tenants. Their attitude towards residents is absolutely disrespectful, and its clear that customer satisfaction is the last thing on their mind.Overall, my time at Jackson Hill Apartments has been a nightmare. The building is poorly maintained, the management is indifferent, and I’ve never felt less valued as a tenant. I absolutely would NOT recommend this place to anyone. Save yourself the stress and find somewhere else to live. It’s definitely not worth the high rent or the constant hassle.

It is my third year living here in the apartments, it has been a very good experience, it is a very quiet environment, the neighbors are very friendly, and the administration is too. I think the best thing is the location because they have the park walking distance and many places to go out around, the HEB and Walmart also the city center is 10 minutes away.There are many floor plans but I think the one-bedroom ones are perfect for young couples. I live with my wife and two small dogs and I work from home.

Issues that have persisted across the property have included but are not limited to: (i) car theft, (ii) tires being stolen from cars, (iii) perpetually unlocked side gates that allow free walking entry onto the property at all times, (iv) main entry gates for cars that have remained open and enable free entry onto the property, and (v) broken elevators.Issues for my unit specifically have included (i) infestation, (ii) multiple instances of SIGNIFICANT water leakage which took multiple times for maintenance to properly address, (iii) poor AC functionality that unpredictably shuts off at night and is exacerbated by the design of Jackson Hill (it is not insulated - you will be walking outside most of the time), and (iv) a poorly designed parking garage with no clear means of requesting preference for parking (for instance, you might be parked on the sixth floor and walking to your unit on floor three in the heat without a functioning elevator to a unit with faulty AC and water leakage like me).Despite the issues, management does quickly respond to issues and the on-site team is friendly and helpful. However, there are many options for living accommodations in Houston and I would encourage renters, especially from out of state, to consider other options that are available, especially if you’re looking for a higher quality of living.PS: I have attached photos of water leakage in my apartment for reference because I think it is important, noting that it was quickly resolved after two attempts by the maintenance team which I appreciate.

My boyfriend and I have lived here for slightly over 2 years. We chose this complex because the apartment interior had charm, the complex appeared safe, and is in walking distance of Buffalo bayou. I will miss the location, but unfortunately, we likely will not be renewing our lease since the complex has become a target for car break ins and theft, plus other reasons. The hired security is clearly not working and I feel there should be someone on each floor of the parking garage as one person cannot possibly cover 7 floors. I’ve caught the security so many times just hanging out in the car by the entrance gate. There are cameras, but I question whether they work. We also had a package stolen with a very expensive item and I’m convinced it was either a neighbor or construction worker. In terms of the community, most of the neighbors are great, with the exception of my downstairs neighbor who freaks out everything I vacuum and starts banging their ceiling like a mad man. Finally, the apartment features are not always what are promised. We were told during the initial tour that we’d get a farmhouse sink which was pretty important to me. Instead, we are paying like $1,600+ a month for an apartment with a teeny tiny 90s sink. Make sure you have these things in writing. Apparently the video proof of my tour that we took to help us pick the best home was not enough to get the sink replaced. 🙂 At minimum, the office staff are nice and I love the trees outside the window.

Inside the apartment was beautiful but it was not worth the hassle. The front office lost our application and we missed out on the apartment we wanted then to find out the specific person wed worked with had not even entered our visit/tour into their system. That should have been the first red flag. Once we moved in, one of our assigned parking spots was on the 6th floor and people were constantly parking in it. When we reported it to the office, we were told the tow truck couldnt actually fit in the garage to tow the repeat offenders.The elevators were broken no less than half the week so you were drenched in sweat before you got to the 7th floor where you had to park when your assigned spot was taken. Construction was ongoing and loud enough to interrupt WFH meetings. Hallways and walkways were left a mess from construction but that was actually less annoying than the pet owners who didnt clean up their pets urine or feces from the hallway. The complex stopped accepting packages and moved to a contract with Fetch which I constantly had issues receiving the packages which had been delivered. Towards the end of our time there the apartment complex reassigned our parking spot near our apartment even though we still had two months on our lease and were still living there, called greystar since the office hadnt addressed any concerns this far but could not reach a corporate customer service representative.

Minus 5 stars! Beware, do not choose to live here please. A so-called luxury apartment complex charging almost $2k per month with endless renovations to their building and foundation issues. I was helping my fiancé move out on Saturday August 12th and as we were getting the last load of stuff from his apartment my car got towed in a matter of a few minutes. Even when the car was full of furniture and had boxes and lamps next to the car, the manager’s argument was “the car was parked in a no-parking zone”, which also happens to be the only area next to the elevator zone, so they expect you to break your back. The manager was completely irrational and unhelpful. Though it was clear after providing pictures that the owner of the vehicle was MOVING OUT the manager said there were no gray areas in the complex’s rules. After paying almost $300 to get my car back, I am confident my fiancé made the right decision to move away! P.S: What goes around comes around.

(4.5 stars) My boyfriend and I toured today with Jacob! Jacob was very kind, informative, and was a great tour guide! He even was able to get us in a bit earlier from our original scheduled tour time! Right now, Jackson Hill is at the top of my boyfriend and I’s list of new homes! We immediately felt very safe within the complex. It’s in a fantastic location, even with being close to the highway, we couldn’t hear it at all! Also the units themselves give such a unique vibe, character, and just overall a very homey vibe! Amenities are good, gym is a little small but still wasn’t a deal breaker at all! Definitely will be tough to beat them!

BLACK MOLD EVERYWHERE. This complex’s management team should be ashamed of themselves. They gaslight their residents and avoid taking responsibility for endangering their residents with the dangerous living conditions they allow at their complex. Mold everywhere and terrible maintenance service. They don’t even have the courtesy to speak to their residents face to face over these concerns. They instead choose to act like children and write responses on sticky notes and hide behind closed doors in their office. Don’t move here. Management team- not sure how you got your jobs but I’d be happy to see you on the streets.

Jackson hill is beautiful! The apartments have character, and the location is bar none! Friendly and customer friendly staff. The view of the city from the pool and parking garage is phenomenal! Walls and floor are a little thin… but otherwise it’s great.Fixing of appliances get handled quickly!

From the start, the leasing office staff were incredibly helpful and made the move-in process a breeze. The apartment itself is modern, with high-end finishes and appliances that make everyday living a luxury.The amenities here are top-notch; the fitness center is well-equipped, and the pool area feels like a resort. I especially appreciate the community events that are organized by the management, making it easy to meet neighbors and feel part of a community.Maintenance requests are handled promptly and efficiently, with staff who are friendly and professional. The grounds are always well-kept, which makes for lovely evening walks around the complex.The location is also perfect—conveniently close to shopping, dining, and public transportation. Plus, the neighborhood is quiet and safe, adding to the overall comfort.Overall, living here has been a fantastic experience, and I would highly recommend this apartment complex to anyone looking for a new home that feels like a true retreat from the hustle and bustle of daily life.

I didnt end up choosing to live here because I its a little far from my work but I have nothing bad to say about this place. I went to get a tour right after Hurricane Beryl hit Houston so their power was out. Even though the power was out, Jacob gave me as much helpful information about Jackson Hill as he possibly could. He was so friendly and contacted me immediately when their power came back on. I came back the next day and he gave me a great tour of the complex. If you want to check this place out, I hope you get the pleasure of meeting Jacob, he is top class at his job.

My partner and I have lived here for almost two years and really enjoy it. Access to Buffalo Bayou Park is a big plus, the neighborhood itself is walkable and the units have updated appliances and countertops. Maintenance staff is friendly and service is quick. The gym and pool are also very nice!

I moved out July 2023 but forgot to post a review. My roommate and I hated the year we spent at Jackson Hill. Our actual unit was cute on the inside but that’s about the only positive. We had very high hopes going in because the unit was spacious and not gray like these new apartment buildings. The complex used to be kept so clean but towards the end of our lease we noticed hallways were always dirty and unkept.1. We had a gnat issue in the patio, gnats crawling out of the wood. Mgr did have pest control spray the area but it didn’t help.2. Without a question, there’s definitely a MOLD problem.3. When we moved in there were ugly red beams everywhere and towards the end they started construction so they would close off certain areas making it hard to navigate through the property. It was honestly embarrassing to have people over.4. Amenities like the pool and gym are poor.5. When I left they were making everyone sign up for fetch, that’s probably enough to keep me away from signing a lease anywhere. Why would I pay a fee to make my packages inaccessible to me?

I lived at Jackson Hill from 2017 - 2024 and saw the entire arc. When the Finger Companies managed the property, it was fabulous. Maintenance orders completed same day. Grounds well maintained. This changed when Greystar acquired the complex. Theyve been renovating the apartments/building for the past two years. Maintenance orders take days if not weeks to fulfill. Ive recently moved out and have been unable to reach the front office via email or phone regarding my security deposit (place cleaned from top to bottom upon exit). What this place does offer is cheaper rates (needed to attract people) and amazing access to the Bayou. Great walk ability to HEB, bars, and of course VooDoo donuts. In that sense, it’s purely a value/location play. I will note that crime knows no zip code; however, my car and storage unit were broken into towards the end of 2023. I recommended a patrolling security guard in the parking garages each night. Plus better cameras to discourage thieves. The luxury apartment complex is only luxury in name. Bitter sweet to leave after nearly seven years but I am happy at my new location. Farewell Jackson Hill.PS - the on-site manager, Keri, was friendly and usually quite helpful.

Lived here for couple of years. Cant beat the location and efficient maintenance team. Amenities are non-existent - gym is tiny, pool has broken umbrellas around it. Leasing team is ok - they have been more or less pleasant if I had to encounter them. However, the upgrades construction has been going on for a year and it has been a pure hell - loud, inconsiderate, and never-ending construction. Definitely the place is not worth the price tag

Great place to live. The area is walkable, which is my favorite part of living here. I can walk or ride a bike to brunch. I can walk or ride a bike to our local HEB. One of the best BBQ spots (Truth) is within walking distance. Weve even walked to a local bar for happy hour. The area is amazing. Im not sure what is going on with all of the caution tape. I actually use the business office, which is an awesome perk. I love our apartment space, but we work from home and we need more space. The office staff are kind and responsive. I am also noticing that it is a perk that the front office collects your packages.Until you move out!!! Do not expect your deposit back. They make up things to repair to use your deposit. If you do not hire someone to plug holes from pictures or get someone in to do a deep clean, you will not get your deposit back.Also, if you still have packages being delivered to your apartment after you move, they will send it back instead of contacting you, even though you asked them to contact you and they promise they will.Summary: As long as you live in the building and never move out, the office staff is nice.

I have had my eye on Jackson Hill for a few years and I cannot believe that I actually get to live here now! I’m honestly very happy in my new apartment - the staff is so friendly and maintenance requests are processed and handled exceedingly fast.The whole process from viewing apartments to moving in is very organized. Kasey, particularly, oversaw my move in needs and she is probably one of the biggest reasons I decided to live here. Any question I had/have, she answers quickly and helpfully.Jackson Hill is very dog friendly and the community feels very safe. Overall, I am a very happy camper here. 😊

I just recently moved into Jackson Hill Apartments and so far really love it. The staff Kasey and Jacob have been great, friendly, professional, and very helpful answering all my questions. It made my move in easy. The few initial walk-through maintenance items were taken care of quickly.The facility is clean and wonderful. I very relaxed and peaceful feel, especially when coming home from busy day of work. The location is great, close to all the conveniences. And as a runner, it is super easy access to the Buffalo Bayou running trails. The regular food trucks onsite was an added bonus!

We became residents in July 2021 when the property was still Fingers Company. When it became a Grey Star building everything went downhill. They ripped the walls for some sort of test under our unit and others, and all they did was put a garbage bag to cover it up and NEVER fixed it. There are red poles and yellow caution tape all over the complex that have been there for MONTHS & we were never told why or when it was going to be fixed. We had AC issues in the summer of 2022 that caused our electricity bill to be at least $300 for a 700sq ft apartment. One day we had a 85 degree apartment in JUNE and one of the maintenance men declined to come into our apartment due to our (friendly) dog, but never called us to let us know. I had to reach out to find out why the issue was not fixed. After our AC issues were semi resolved we had already decided we were not going to renew our lease which ended in July of this year. However, when a 3rd party company came around the complex to service the dryer, they were shocked when they saw our dryer vents were not connected and said that could have started a fire. We went to management with our issues, and we were absolutely gaslighted into thinking it wasn’t a big issue, but it was obviously big enough because they let us out of our lease FEE FREE early. I’m not a complainer because i’m usually a little too optimistic in bad situations. HOWEVER, when you pay for “Luxury” apartments you expect certain things to be taken care of. Which is a big reason why we choose to live in an apartment vs. a house. Honestly this place only gets 1 star due to a great location.

Gorgeous property, but seems to be overpriced! Gorgeous layout in the apartment, but finding your way around can be like finding your way around a maze. Pretty pool and very spacious party room, next to the lovely pool. Gorgeous view of downtown, on top of the parking garage. Worst thing about the complex is the parking, for guests. You have to schlep all the way up about ten floors, if youre a guest. Gorgeous luxury apartment, with all the amenities.

Do Not move here. At first glance good location and nice complex. Quiet and residential initially then turned into a noisy ruff house property. Grounds not maintained. Security guard sits in his car all night. Anyone can get in. I saw people walk in off the street to go to the pool. My daughter encountered a guy who did not live there passed out in the hallway at 7AM and my husband woke him up. Where was the security guard? The only complex in the area with a locked down party room that requires 48 hours vetting and a $900 deposit. It was used twice in the entire 12 months I lived there. Kari is unfriendly and thinks she owns the complex. Someone needs to tell her she doesn’t.Oh and wait until you move out. I received part of my deposit with no explanation until I called to get one. They charged me $50 to champoo the rug, spelled like that, $25 for a bathtub, $25 for a shower etc. and the apartment had been cleaned. Better places to live.

The management staff has been excellent. They are professional, friendly, and really listen. They are the nicest and best apartment complex management people I have ever encountered after living in apartments for 20 years. They were extremely helpful with moving in. The maintenance staff is prompt and does a wonderful job. My apartment is well designed with a great view. The new fitness facility is really nice with treadmills, free weights, and machines. The location is perfect with easy connections to the major freeways and downtown through Allen Parkway and Memorial Drive. Washington St. is just three blocks away with its many restaurants and night life scene. The complex is next to Buffalo Bayou and the many beautiful walking trails.

I lived here for a year, took a year-long job out of state, and then came back to Jackson Hill once I returned to Houston. The best compliment I can give it is that I decided to live here a second time! The apartments are well kept and designed nicely, and the staff makes you feel like you are at home. You can get anywhere in town easily, and you are close to a number of outdoor activities. I am happy to be living here again!

My husband and I moved into Jackson Hill apartments after getting married in June, we both lived at a couple different complexes in midtown, first ward and river oaks and Jackson Hill is by far our favorite. We have loved living here. The location is awesome, you have easy access to the Buffalo Bayou Park, and Washington, it’s an easy 8 minute commute to downtown, and just a short drive to memorial park, river oaks, rice, and Montrose. The complex is very well managed, the office staff is super friendly, and there is an on site maintenance staff that keeps the complex looking great and they handle requests very quickly.I seriously don’t have one complaint we have truly loved living at the Jackson Hill and highly recommend it to anyone looking to live in the area.

My wife and I have lived here for a year, and we just renewed our lease for another year...we couldnt be more happy with Jackson Hill! The staff is incredibly professional, helpful and friendly. Any time weve had a question, theyve been quick to respond and provide answers. The apartments are in excellent shape, and have great finishes as well. For such a centralized location, Jackson Hill is the best option for those who want a luxury apartment experience, at an unbeatable price. Since were now only minutes from Midtown, Downtown, the Heights and River Oaks, my wife and I have been able to really branch out and experience a lot of new things Houston has to offer. Thank you to the Jackson Hill team for making our stay here so enjoyable!

I have been part of the Finger Companies community for 13 years. I have lived at Jackson Hill Luxury Apartments for 10 years. What makes this property and company different than all the rest is that they do not build their properties in hopes of selling them to other management companies like all the others do in the neighborhood. During my residency there have only been two managers. The current manager, Kari Chapman, and staff are wonderful! There is no request too big or too small that they will not address in a very timely manner. I have never experienced a time when a request or maintenance order has not been completed in a 24 hour period. They are very loyal to their tenants and will go above and beyond to make sure that your residency with them is a top priority. Second to the staff is the location; ideal for Houston proper travel or work, access to shopping and eateries, and centrally based for easy access to Hobby Airport and Intercontinental Airport. There is a great deal of green space for your animals and for those who enjoy working out along the Bayou and Parks. The grounds are maintained, as landscaping and general upkeep of the property is and will always be a priority to the owners of Finger Companies. This is a wonderful property!

Ive lived at Jackson Hill for 2 years and love it! The staff and management of the property are very professional. Everything is well kept and people that live here are also respectful of the property. I cant say the same for another property in the area where I lived for 4 years. I am very happy that I made the less than .5 mile move down the road to Jackson Hill. The location is also perfect, right next to the bridge to the bayou. Additionally, I feel that the garage is much safer since it is interior to the property and the gate does actually only allow one car in at a time.

Live here a year ago. The location is nice, but after move in just have some problems:1.Moth problem. Lots of moth move in before us. After a week keeps killing more than 30 moth, finally have a good kitchen to use.2.the AC malfunction in July for like three days, if 85F is the nice temperature for you to sleep then everything is good....3. The heater also not working for a few days while outside is 70F in the winter, maybe the apartment is a little bit old....Btw, the maintenance team here is really nice and responsive.

I have lived here for 1 year and just renewed my lease for another. The apartments are a little on the older side, but multiple amenities onsite have just been upgraded, including the pool and the fitness center. Apartments are spacious, especially compared to other apartment complexes in this area. Service orders are completed in a timely fashion and I am never worried if the service order is completed while I am not at the apartment. Compared to other apartments in the area, Jackson Hill has much more mature residents who are not loud and do not turn the pool into a club on the weekends. I’ve only lived here a few months, but so far I have had a nice experience. Here are the pros & cons I’ve noticed so far:Pros:1. Noise level - minimal, at least in the area of the complex I live in. Most residents are young professionals, not really rowdy party people.2. Cleanliness - the hallways, garage, and complex in general are typically very clean and well-taken care of. Not many abandoned cars in the garage like some other places.3. Safety - so far I feel safe here and don’t see many suspicious folks lingering around. The garage is well-lit, so you feel safe coming to and from your unit. They also shut down the back gate of the complex at night, so there is only one way in or out. I feel like this cuts down on criminal activity since they can technically get cornered in the complex by police if necessary.4. Staff - granted I generally try not to interact with apartment staff unless I absolutely need to, everyone I have encountered has been kind and readily available to help.Cons:1. Crazy drivers - people drive way too fast in the garage and swing wide when going around turns. I’ve had more close calls in this garage since I moved in than in my whole life before this. Mainly people rushing to get to work in the morning or get home in the evening. Just wake up 15 mins earlier so you’re on time. No rush to get home either - your bonbons and “Friends” marathon ain’t going anywhere.2. Security guard - is there even one? I see his car out front sometimes, but I’ve never seen him in it or walking around. Is he laying down asleep in the car?3. Cars parked in “No Parking” zones - there are always cars parked in “no parking” zones and even signs saying that you will get towed. But they never get towed? It’s a bit annoying because the throughway after the gate is a bit narrow and always blocked with cars. It creates a traffic jam and is a little unsafe because there isn’t enough room to get by if there is a pedestrian walking on the side. It’s also an eye-sore to see so many cars.. it’s giving ghetto. Please enforce the towing…4. Elevator broken 50% of the time - as many others have complained, the elevator is broken A LOT. Fortunately I am in good enough health to use the stairs, but that is not the case for some residents. Is it really that expensive to get a new elevator? I’m sure they could afford it.

The Jackson Hill, is a wonderful place to reside! The location is amazing, close to the Bayou trails and all the things to do on Washington Avenue. The staff at the property is absolutely wonderful. Some of my neighbors were worried about the property being sold, but the transition has been flawless!

I moved into this place and moved to Houston TX not but 6 months ago, I have never been to Houston nor did I see this apartment complex in person so I was a little worried about the whole move. But let me tell you that thus far my experience here has been fantastic. A lot of emails exchanged a lot of photos taken for me to feel at ease about the whole thing. The office was more than accommodating. I live in the 1 bedroom loft floor plan and it is gorgeous lots of space for myself and my dog. its about 1087 sqft nice kitchen nice views, I have had to call out for maintenance 3 times in 6 months and every time is was taken care of quickly, either the same day or the following day. None of the issues I had were really a big deal but non the less a great experience with them as well. I have an assigned spot on my floor so parking is never an issue. Ive gotten phone calls from the office letting me know whenever I have gotten a package or anything of mine that has been dropped off there while not home.It has bee a very pleasant experience to me leaving my family friends and the place I grew up to come to Houston not know anyone or know anywhere to go. Another thing the people at the office helped with They let me know of a bunch of great bars/ restaurants to go to around town where grocery stores were even introduced me to people around the complex to help get familiar with everything here.. I suppose this is what the Southern Hospitality is. Houston thus far has impressed me, the food the people and this apartment complex has been a great start to my life here in Houston. So thank you office staff for all the help 6 months down and hopefully many more to go if all keeps this way :)-G

I am really excited to be living at Jackson Hill! I moved to Houston for work and did not have the opportunity to tour apartments in person. The Jackson Hill staff (shout out especially to Jacob) was extremely accommodating in showing me apartments virtually and making sure everything was set up for me when I arrived. They were really responsive over email and made the entire transition process very easy. Now that I am here, the complex is beautiful and the location cannot be beat!

Jackson Hill Apartments has a great location and maintenance staff. All work orders are completed almost immediately which is hard to find in a complex. Security is lacking, it seems every other month at least a car is broken into or stolen within the parking garage. External gates are not secure and often not working properly. Management takes zero responsibility in ensuring the security of the property even after countless and frequent occurrences. Overall I do not feel safe here.

We were attracted to the luxury appearance to the property and the leasing agents were some of the nicest people we have met at a leasing office. We signed, we liked the place, and after we moved in it became the noisiest apartment we had been tied into. There was road rage nightly in the garage (honking and tires screeching). Every morning at 7am leaf blowers right outside our windows. We immediately told Kari in person. She neglected our concerns. We sent dozens of emails and she ignored them all. You can hear all the footsteps of all your neighbors no matter it be above or beside. We told Kari and she neglected this too. The manager here was consistently rude in telling us that we should be grateful to have a place to stay during covid pandemic society. Jackson hill is a nice elegant complex but the management is far from that.

Best apartment experience Ive ever had! I am sad to be leaving soon, but will absolutely recommend Jackson Hill Apts. to anyone I know looking for a quality property . I am a current resident of Jackson Hill; I like living here. The apartments are beautiful, inside and out. Management is generally friendly, and service requests are promptly addressed. The location couldnt be better.I am surprised by how much of my upstairs neighbors activities I can hear. I almost always know where he is in his apartment as the floor creaks with his every step. I can hear his TV and music playing, even at a normal volume. No big deal, I can cover the noise up with my own. When his music is unacceptably loud, it creates a tense, stressful situation that management has struggled to resolve.I would not discourage anyone from moving here, but I would choose your unit wisely. Aim for a corner on the top floor and/or inquire whether your neighbors apartments are carpeted.

The Jackson Hill Luxury Apartments are hands-down our favorite Houston apartments. My wife and I have lived in different apartments over the last 6 years and The Jackson Hill has it all.Our favorite features are:- superb location (close to downtown, Heights, and Montrose)- beautiful interior (with wood flooring) that you always appreciate and that friends/family always compliment- gym with good free weights- pool with a view- fair pricing- Buffalo Bayou Park is literally down the street, which is awesome for jogging and for walking your dog (plus there are events held there year round)- Management and the staff are really nice, and some of them even had our unit number memorized when we would go pick up our packages. Theres one staff member in particular who stands out, and thats Jacob. He always goes above and beyond, hes friendly and professional, and he makes you feel like a valued resident.When our friends ask us about our experience at The Jackson Hill, we always tell them that if they want the best combination of luxury, location, amenities, and affordability, this is the best place in Houston.

I love living here, this is my 3rd year now. The staff is always helpful and nice. I havent had any problems with my neighbors. The apartments are very comfortable and well maintained. It is a little pricey, but for the location the prices are very competitive. My favorite part is the easy access to the bayou and the skyline from the garage top floor. The only things to be aware of are parking outside and driving around the narrow streets -too many cyclists, runners, and big cars parked on the side.

Jacob Carmona was my leasing consultant and he was fantatsic. He did not try to push me into making a decision as soon as I arrived. The apartments are a little older but the units were still in great condition. Jacob did an awesome job describing the community and the amenities for the complex. Was a great experience overall but because of the market, I went with a different apartment complex due to budget. I will be coming back to check out unit availability if things change in the futures

Hello, I recently came in for a tour of the property, I must say, I loved the feeling I left with. The complex is a seems like a great environment, filled with even greater people I’m sure. One thing that really stood out, was how nice and easy of a person, my tour guide, (Kasey), is. She did an excellent job on promoting the property and provided positive vibes throughout the entire tour, answering any questions I threw at her. Though it was a brief tour, Kasey really helped sway my decision as to my next place of living.

This is not a safe place to live. I lived here for 1.5 years. My truck was broken in to right in front of a camera and nothing was done about it, and then on a separate occasion, my truck was vandalized with over $1,000 worth of damage and nothing was done about it. Each time I could not get access to the footage. I don’t think the cameras work. This is more than likely a result of the gate that closes after every car being broken 90% of the time. Anyone without a clicker can come into the apartments. Just before I left I heard 9 gunshot ring out right outside the apartment. That was the last straw and was time to move. $2,000 per month for 900 square was not worth this. Look somewhere else.

I have lived here 3 years and this was my 10th move in my adult life due to my career. It was the first time I ever had to select a place to live strictly through the internet and talking with the leasing staff over the phone. They were amazing from the start but the current management is really great! Kari, the manager, and her staff, Brenda, Jacob and Brooke, are all so friendly and accommodating, and they keep the property in excellent condition with the help of the great maintenance staff, especially Moises and Ernie. The apartment is reasonably priced for the amenities and the location is fantastic! Being able to walk or ride bikes in Buffalo Bayou park right across the street is one of the major reasons I decided to move here. I am relocating to Florida and will miss the convenience of the parking garage attached to the building with an assigned parking space! Keep up the great job, Jackson Hill team!

I love love love the location i can go run at the park ever single day since it is right next to the apartments! My apartment has a generous amount of space with the view of memorial! Amazing place to live with one exception. There is no recycling here, a complex this big with this many people should have some kind of recycling program set up. Other than that, amenities always clean, staff is there to make your experience great, and they do just that. So helpful and friendly and the landscaping is truly peaceful and beautiful. Break ins are common for cars parked on the street, but the property inside the gates is very safe. I loved living here. The rent is a little high but you do get exceptional quality for what you pay for, but again the no recycling is just lazy on their part.

I lived there for a year.- Maintenance was always done as soon after requested, the guys are very responsive and they explain what the problem may be.- Location, I mean thats the reason you pay what you pay (nothing else really) haha.- Facility, I never used the pool or gym but they looked okay.- Safety, I was one of those whose bolts were left off on the ground as thieves were trying to steal the tires of my car. I heard of 3 successful events during my stay. The respond always was there is nothing we can do, I didnt have peace of mind living there until they hired a guard for a little while, I never saw him again towards the end (not sure if they kept him).I remember when they showed me the property at the beginning and they said well you know thats what it takes to live in a city after I asked about the robberies mentioned on the reviews, I didnt relate or understand and this is coming from a person who used to live in Brooklyn, Queens, and I also lived in Manhattan for years and I had never felt such fear for my safety, fear to lose my delivered packages, or car. I cant even imagine how those who found their cars without tires felt. It doesnt matter if you live in a luxurious apartment complex when your sh** is being stolen left and right haha, in fact you are a target for living there. These people would leave the property with at least 16 to 20 tires unseen by anyone which I found weird, Idk if they got the tires up their a** or something...Again, I dont know if management kept working on giving the residents a sense of peace but thats what bothered me the most, and even with the guard there I couldnt get rid of my anxiety after almost being a victim. Im not rich by any means, I worked hard for every penny i had to pay rent (which is not cheap) and just the thought that at some point I had to incurred tires expense was overwhelming, and you could get new tires and get them stolen them again three months later.I had to keep telling them when the main doors to the stairs were locked open, anyone could have access day or night. There was one time I waited 3 months to say something and no one realized that one of the doors at the front was not staying locked.Rooms are spacious, the building is old and rent shouldnt be comparable to the newer apartments around the area, they gave them a deserved face lift though.No complains with the personnel, they were all doing their job and what they were told from management.For some reason they wrote down that I lost my job and thats why I moved out, NOT IT, I moved out because after my experience I wanted to live in a place where I could have a garage and put my car in there and there are cameras that actually work. It definitely feels a little bit safer, so getting more for the same amount of money.

Just moved in and our bicycles, locked to an apartment bike rack, were stolen. The office said they would review the gate security camera but said it would take time and thats basically all they can do - no installation of additional cameras, not asking the maintenance team if they saw anything, etc. We do not feel safe and are considering a security system for our unit. Definitely moving out when the lease is up. Not a good first impression at all.Update: we did contact the office and you all could not and did not do nothing, just like the elevator always being broken and now no water in the complex due to a plumbing issue. Only redeeming thing about this apartment is the convenient location. I wish you all would do better. I’ve never had so many problems in apartment living before

I could not be any happier! After searching 6 other apartment buildings in the area this is the one! My girlfriend and I knew right after talking to Jacob C, that we needed to sign our lease ASAP! Our house is being built down the street, and we needed someone to stay while dealing with our house thats under construction. Tons of amenities, and everyone here is so friendly. The location is great, the facilities decent and the maintenance staff are very responsive. The only major complaint would be the noisy floor boards which woke up our little one a bunch of times at night! More recently there have been a few break ins mostly related to wheels being being stolen from cars in the garage. However, it was a largely positive experience until the last month or so.Our lease came up for renewal right in the middle of COVID-19. We needed to go month on month, as there was a chance we had to move out of the state. They insisted on increasing our rent by ~600$/month or nearly 25% of our previous rent for a month on month lease. At the same time it seemed like other apartments with the exact floor plans were empty. Yet they were quite willing to play hardball with us knowing that moving out and looking for another place, risking exposure during Covid was unlikely. So they took advantage!On our final departure from the building, we had reached out weeks in advance and wanted to arrange a walk through as we were leaving Texas for a new job elsewhere... Yet when the day arrived the person meant to do the walk through wasn’t working that day and apparently no one else from the leasing office could do it! They did a walkthrough by themselves a few days later. We got a significant charge for stained trays in the dishwasher that required them to replace the entire dishwasher! To the best of our knowledge they weren’t stained at all! But they obviously had our security deposit and were just going to hold it hostage till we agreed. Beware!

Edit: management confirmed that they failed to keep proper documentation regarding the issues I faced while staying here. Management also refused any pictures I sent to them*I originally moved to JH in 2010 and absolutely loved it! Maintenance and management were friendly and attentive. It truly felt like home. When I returned to the area I signed a lease again; however, my experience was nothing like before. Not only did I move into an apt that needed repairs, which were never performed, but the apt did not have the upgrades like the model - it had the same appliances that were in the apartment I rented in ‘10! There were continuous talks about the repairs and upgrades with Brook (who no longer works there), but management never took any action. There were issues with parking, which occurred through the time I lived there. After 5+ follow ups without action, I stopped following up. I did, however, get the floor upgrades but at a monthly price. I was originally told I could get the upgrade for a lump sum, but then that statement was retracted because the complex found “they were not making any money” by doing it that way. I stayed because I was still relying on my ‘10 experience. Since that time - I had issues with rain fall flooding my living room on countless occasions and AC and appliance issues for over a year that were never resolved.AC: at first, maintenance was super attentive, but then because it was an older unit and could not “keep up with Houston summers” I had issues with maintenance coming to resolve the issue but rather putting a bandaid on it.Flooding: contractors came out for an entire day and still did not fix the issue. I spoke with Kari and was told she had to rely on corporate (which was the response I received for months and never received the adequate repairs). Maintenance came to the apt 4x during that span and each time I was told- we have to get contractors to do that kind of work. From my understanding, all apts on that side of the complex had to undergo repairs at some point when the issue “got too bad.” While Kari usually provided blanket reassurances, there were times that she made passive aggressive responses or ignored calls. Brenda was of no help because each time I went in the office she either ignored me or when I spoke with her refused eye contact as if I was bothering her. When maintenance finally came to fix my appliances only half were fixed. The maintenance man did not even know how to work the microwave or dishwasher. I was told to keep doing what I was doing - running several loads to get stuff cleaned, etc. Head of maintenance was then sent out, and he replaced the microwave with one identical but with scratches and marks that required heavy duty cleaning and an old dishwasher that required several cleanings because it smelled.While I won’t continue with further detail, know it was a continuous battle to get anything properly fixed and typically took at least two or more visits by different maintenance members - even then it was never properly corrected. The biggest thing was instead of following up as much as I should, I started making repairs and doing the heavy cleaning on the appliances because I did not want to “annoy” or inconvenience management or maintenance (which was discussed about another tenant once when I was picking up a package in the leasing office), but it got to the point that I had no other choice.I’ve moved out - management notified me that the pictures I took are not considered proper documentation, but rather, because management failed to make proper documentation in my file, they are charging me for some of the repairs they failed to perform.Other nuisances: parts of the complex are disgusting because tenants do not pick up after their dogs. (Area around the mailboxes.) Issues with security and people’s vehicles and once apt broken into. Living here is a disappointment. * Note that some of the reviews on here are drafted the way they are because the leasing office was raffling off prizes to those who left a 5-star review.*

Note for the general public: they removed the review accurately describing the depths of their mold issue including the results of 3rd party testing and subsequent lawsuit that is still pending while they attempt to collect a debt for their inhabitable unit (theyve done everything except take responsibility). Should you stop by for a visit to determine if youll move in, dont forget to ask if theyve done any legitimate remediation to rectify the issue (they havent).

I am very grateful that my realtor (Greg DeGeurin) located this apartment complex as I was moving from NY to Houston. I had a list of wants and dont wants, including a location that was in the city, but not necessarily apart of the city. I also had a desire for trails, parks, view of the city, close to my work, good stores, and a friendly, safe, lively, yet when appropriate, quiet community. I didnt think that I could feel at home or even feel good coming home to an apartment complex, having lived in a home in NY, but I love coming home. The restfulness of the JH apts, knowing the outdoors is immediately accessible, fits with my ebb and flow of my lifestyle. The management and office personnel are professional, yet at the same time amiable and generous in their care and attention of me as their tenant. I feel...and am.. truly blessed to be living at this housing gem!(a year later) I broke my leg which significantly limited my ability to do normal day to day things, like carrying groceries or picking up my packages from the leasing office. Kasey (for whom I even now cant think about this without deep gratitude) would make these large package deliveries to my apartment, which was a long distance from the office, with a cheery smile on her face and is there anything else that I can do to help? The positive helpful attitudes of the leasing office personnel are one of the biggest reasons why I continue to stay her at JH. I also enjoy my walks through the landscaping of the apartments, the pool, as well as access to my yoga studio across the bridge.

I moved out on the 30th of a month and was told it was OK to turn key in on the 1st (without being told I would be charged an extra day for holding the key overnight as they do not have a drop box). Apartment was vacated/cleaned on the 30th. I drove over before the doors opened to the office on the 1st and was charged an extra day for it on my close out statement, which I received a month later. I think it should be policy to discuss with tenant they will be charged an extra day for holding the key (or have a drop box like every other apartment I ever lived at). I have turned key in next day at the previous two apartments I lived in and was not charged an extra day. Shady business practice. (I also used the online electronic check system to make my rental payments; payments made on the 1st of every month/never late and due to bank delay with Wells Fargo on getting payments through over weekends/holidays, I would routinely receive threatening emails that I missed paying rent.) I even received a written and signed notice to vacate once…again I paid my rent on the 1st that month and they later apologized. Would caution against living here if you like when things work smoothly and honestly and if these things are an annoyance to you.

One of the worst run companies with horrible staff and a poor excuse for unadulterated highway robbery. The staff computers were routinely down during rent payment times, and then they would still charge you a late fee.The apartments are falling apart. Garbage disposal routinely broke down and the laundry machines broke at least twice in 6 months. Update: Manager followed up with me via email since her response below and this is what she sent me:I will not be going back and forth with you on this. Your options are very simple:Stay in the apartment and stop complaining everyday to both us and our corporate office, as we have yet to hear of the noises are complaining about. We even contacted the previous resident who did not have any complaints of noise the entire they lived in the apartment.Move-out with the conditions provided as we could have a resident in there now paying rent and not complaining.We will not be paying for your move or helping you move.Background: She sent me a letter telling me it is best to part ways, I forfeit my deposit and I have to pay a reletting fee. I told her I will not, and these are the choices they gave me. Beware of this place and do not sign a lease here. I will not be resigning my lease here. This is horrible customer service!—————————————————————————Very disappointed I moved here. Neighbors are noisy and management refuses to ask them to be quiet. They refuse to acknowledge that neighbors need to be mindful of others during the week on work nights, and they say it would be considered asking then to walk on eggshells. Not ok, and I would not have moved here had I known. I am perceived as the problem and it was even suggested I move my furniture around, instead of just asking them to quiet down! I was told he has lived here for a while and never had complaints before. Wonderful, so again, I am the one who needs to make the adjustment. Apparently enforcing any type of rule where you need to be cognizant of your noise level, especially during hours most people are sleeping, is asking way too much of people.They also have inconsistent email communucation and don’t seem to reply to emails that requires unfavorable action on their part.Update: The response below is the exact opposite of the way the manager talks to me in emails. She said “I don’t know what you expected from apartment living, but what you are hearing is just normal apartment noise.” She gave no next steps or any offer to help the situation.

Ive never been one to go up a hill. Last time I did some guy named Jack came tumbling down and broke his crown. He almost took me out too. No hills me. Never been to Jackson Hill and dont plan on it anytime soon

Office and maintenance staff are friendly and responsive. Property is in a great location and facilities (gym, business center, and pool) are always clean and well maintained. Easy walk to Buffalo bayou, parks, HEB and restaurants.

Maintenance is quick to fix issues. Staff is great and super helpful. I feel safer than expected. Close to buffalo bayou if you like to bike ride or run. Price is great for the space you get!

This is a great location with easy access to Downtown, Buffalo Bayou, The Heights and Montrose. Staff is friendly, responsive, and willing to help resolve any issues. The facility is maintained but is aging and it shows in various ways. Youre paying for location not luxury.

Lived there 2014-2015. Great location: by the bayou, near downtown, near Washington avenue. Only negative was that when I lived there, there seemed to be a notice of a break-in by robbers every couple of weeks. Hopefully security has improved since then.
