These are by far the best apartments Ive lived inand Ive been in around the country over the last 40 years. Property manager Stephanie is so welcoming, informative, bubbly. Leasing staff Kristi, Emily and Alexandria have top tier personalities and are extremely patient. This property is centrally located, quiet, and in walking distance to 3 major grocery stores and restaurants. When we moved in they explained everything in detail. There were no hidden fees or agendas. The maintenance staff are quick and thorough and always respects privacy. There are parking garages, beautiful decor, a gym, beautiful pool and not to mention and elevator. The balcony views are my favorite. The apartments are built in a way meant for extreme privacy and peace.Furthermore, there are always announcements of events and informative ideas that bring residents closer together like one big family.Ive noticed some reviewers had issues with construction but its to be expected at a place of residency. Some people have no patience. The slight inconveniences every now and then are worth it. These apartments are centrally located to the major city attractions and best restaurants. Crime is lowest in the area and police are constantly seen. There are a few police officers who live on property as well. And the prices are reasonable....

THIS IS THIE WORST PLACE TO THINK TO MOVE IN TO! PLEASE READ THIS AND SAVE YOURSELF FROM MOVING HERE!I swear to God , Me and my Wife moved in here in January, ever since then we haven’t had any peace at this place. I can not even call it “home”. First, the management is awful. They can shout at people instead of solving problems that they made themselves. At first, we got robbed, and management don’t have any cameras around, so they couldn’t provide any footage to the police, and the maintenance literally enters apartments without permission. I assume that’s how we got robbed. Then out of nowhere we wake up from the sound of maintenance breaking our window, and now we don’t have a window at all because they took it off and still didn’t manage to fix it. We are forced to stay home now to make sure nobody robs us again, this time in open-window apartment.Now it’s been 9 month since we moved in here , and there are so many more other regular tenant problems, that, to be honest, don’t seem like a problem for us, since we already witnessed the worst the regular tenant could face. (AC, laundry , kitchen appliances, roaches/insects, stray dogs, gates and gate keys, parking spots and so on).Don’t move in here if you have a choice.All of the 5star reviews are fake…

KayKay was so wonderful throughout the entire process. From picking the floor plan best for me, to touring- one thing I will say is if you want TRUE honesty, Kay Kay is your girl! Unfortunately the unit I had toured to sign for got snagged while I was touring HOWEVER Kay Kay worked hard to guarantee I got a unit I loved within my price range.I could not recommend her enough. She was honest, dependable and listened to all my concerns within such a short time frame

Very disappointed with my 2 years experience here. There is no way any of the five stars are genuine. It is far from home. No security. Packages are picked up from outside doors with no accountability. USPS mail boxes robbed twice in the last year with no information to us. I found out from USPS office about the incident . My car was hit in the parking garage but no security cameras anywhere to address the issue. Management office - calls usually go to an answering service at an off site location where they simply promise a call back from main office ( which never happens). There is a some kind of maintenance in the complex every month in the last 2 years- again no peaceful and comfortable living. Only reason, this place gets tenants is its location, good school district and 3 BHK apt availability. I have lived in different apt complexes in last 6 years across different states, no experience closely matches this awful stay. Waiting for my lease to get over.

I’ve been living here for 8 years and have remained loyal to this complex. In recent years, the management has been absolutely terrible. The biggest issue is that getting anything done requires constant follow-up and persistence, and still will not be done, its been months. On the positive side, the complex is quiet and located in a fantastic neighborhood. I hope to see improvements in management soon.

Almost a complete lack of security. Our cars are getting broken into repeatedly... packages stolen... the property is very dark at night, there are no cameras in the garages or around the property, except for the first floor entrance, the gate is left wide open at any given time of day, and I havent seen any security on property in many months. I am told they come late at night. Break ins are happening morning, noon, and night... nothing to deter them. I was happy here for many years, but I dont feel safe anymore.I was out of town during this last car break in but we notified by the leasing office. I asked if they called the police, and they said no and that they would not. I was then told that they would tape up my window since I was out of town and there was rain expected and that I would be sent pictures of the car and damage. They did not send the pictures, and the window was not covered, and the elements got in.I have also had several packages stolen in the past few months, including several in the last few days. They have Fetch that they make us pay for, but they lose as much as they deliver, and there is a major delay receiving packages when you use them. I was going to re-sign my lease, but I am taking a couple weeks now to look around for a safer place.

The experience of the attention provided by Alexandria was great! We felt very comfortable with her first class attention, she showed us the different options of the apartments with total calm and explained the different options to us. The place is really nice, extremely clean, quiet, it will definitely be one of our first options when deciding where to live. Thank you Alexandria!

There are very few pros to living here: there is an onsite security guard, the community is gated and has nice greenery, neighbors are quiet and mostly families, the parking can be on the floor of your apartment, AC unit cools the apartment very quickly and there wasnt much noise where my apartment was located.There are a lot more cons to living here:There are a lot of bugs inside the apartment and in the hallways. The whole complex is very old and so you can see that in the structure of the building and inside the apartment. Cabinetry, flooring, appliances, woodwork and fittings are very old and either broken or just poorly renovated. After Greystar took over, things have gotten worse. Maintenance teams came in without notice to fix sprinkler system in the apartment and left plaster on the floor all over the apartment - basically everywhere there was a sprinkler.Another time they called me to notify me theyd like to check on a possible leak from the apartment from above while I wasnt at home. I came home to find out they had eaten and drank food from my refrigerator.You can easily hear every single footstep from the apartments above you, no matter how considerate the person might be. They charged me $100 to replace a damaged countertop, but as you can see from the pictures I took after I moved out, there isnt any damaged anywhere. They also charge you $125 for painting the apartment upon moveout - something that is generally done without affecting your security deposit.Overall, this has been the worst experience Ive ever had living in Houston. I dont recommend this community, especially after Greystar have taken over.

This apartment complex is terrible. The positive reviews are not factual. I believe they are fake. The property has no regard towards their residents safety, as they allow maintenance workers to enter homes without communication. Theft is always occurring an managment doesnt change anything or seem to care. The communication is teriible and I wouldnt encourage anyone to live here.

DO NOT MOVE HERE! The management is absolutely horrible and they do not effectively communicate. They do not respond to emails and you are lucky if they even answer the phone. They do not care about the safety of the property or their tenants and will even enter your unit without notification. Save yourself the headache, and stay far away from this property.

I wouldn’t live here if I was homeless.This complex is the worst when it comes to management, communication, safety, and reliability. As a resident of this apartment complex, I have mixed feelings about my experience here. While the place is nice and the neighborhood feels safe, the leasing office has become problematic, especially since the management changed. The new management team, has not been attentive to residents concerns. Whenever issues arise—whether its related to parking lots, emergency maintenance, leaks, payments, or even the water and sewer bills that seem to increase every month, or the elevator which is broken most of the times and I have an old parents with me which should have climb stairs- they often dismiss them with excuses, stating that they cant help because they have too many units to manage.Alexandra Green, in particular, has been unhelpful and, at times, dishonest. She often claims ignorance of ongoing problems or uses the change in management as an excuse for not addressing issues. Moreover, her behavior towards residents is so unprofessional, making it difficult to resolve concerns.The positive reviews about her seem misleading and dont reflect my experience. If the apartment had a different management team especially staff, it would be a great place to live. Unfortunately, the current managements lack of responsiveness, accountability, and professionalism has made the experience frustrating.

Mixed feelings for sure. We have been at this complex for some time and had no issues until recently. They contracted a third-party company, Camp, to do repairs on the second floor, and due to a mistake from someone on the team, a pipe was hit and flooded our unit on the first floor. They brought 4 fans and two huge dehumidifiers recommended to be running 24/7. I have personally gone into the leasing office once a day since this incident happened and have requested to speak to a supervisor for an update on what our next steps are and she has either pretended she is not in or told us it is a waiting game. One of the supervisors for CAMP just informed us they will be starting demolition on our unit on Monday and no word from the leasing office on what accommodations will be made. No one is communicating with us or helping us. You would expect a little more since we pay 2k a month for rent and have a ONE YEAR OLD BABY. What a shame this is what everything has come to due to poor communication and customer service. Now I will have an unlivable unit for who knows how long.

I lived here for 2 years and honestly have no complaints. Any maintenance requests I put in were taken care of next business day at the latest. One time my A/C went out memorial day weekend and the guy came after hours on a holiday to fix it, amazing. Quiet community. Management was great at communicating via email about things happening inside the complex. Loved living right next to the shopping plaza with Kroger, Adair Kitchen, and Milano nail spa. Only took me 15 minutes to get anywhere (downtown, uptown, southwest, cypress) because its centrally located. Rent was reasonable for the location and they only raised it $100 for my second year. The only reason I left is because I had to move for work or I wouldve renewed for another year. Highly recommend living here especially students attending Rice! I also got my full security deposit back.

Ive been on autopay for over a year, yet they put an eviction notice on my door. They can print that out, then walk it over. But they cant return my phone calls from when I tired to resolve THEIR error. Not my fault you pulled out 11 dollars, not close to $# but they cant check my account to verify the validity? Hmm. Last month, they said theres an issue due to the payment from insurance. I just need a callback.Follow up 7/18/2024: I reached out via phone call and email 3x since the reply below from the owner or manager, and I still havent gotten a call back.

I come over to visit my mom who has been living here for over 10 years now. Over the years my mom loves living here, her apartment is cute, great location, and so far no complaints. The New manager, Stephanie is very sweet and helpful. My mom speaks highly of Will who goes above and beyond to make sure any maintenance request my mom has its taken care of.

Never sign for this apartments group. Regret not to listen to former renters advice.• Safety: my new bike was stolen from the garage, no cameras or security at all. When I called the office, they said its not our responsibility. Go report to the police.• Insects: bugs are everywhere and were biting us in my apartment, they came and put bait but didnt work. I had to buy expensive insecticide to get rid of insects.• Rats friendly apartment complex• Cleanliness: piles of garbage and trash, flies and gross smell are always in your way to the garage.• Pool: always dirty. leaves, dead insects, flies, lizards are floating all times. Very disgusting. Unfortunately their standards of cleanliness are very low.• Noise: non stop loud music, cars braking and honking. Impossible to have a nap after a long workday. Kroger trucks and workers are disastrous source of noise.• Apartment walls are thin: you easily hear people walking in the hallway, neighbors pets, etc.• Snow storm: worst wall insulation ever. The apartment was freezing cold. Unlike the other complexes where their apartments could keep the heat during power outage, this one was terribly cold and we had to leave the house for 3 days.• Kids and pets non-friendly: no spaces for kids to play or pets to walk.• Trucks of amazon, ups, etc always parking along the narrow driveway. Very hard to drive in and out of the garage.• Garage leaking rain water, you will be lucky if your cars doesnt get stained every time it rains.• Management: very rude and impolite. Not professional at all, not on top of anything. When I had an issue with my contract, they turned their face to the real ugly one. They deceived and cheated on me. Not only that, but one of the employees fabricated documents to charge me more. When I confronted them, they denied and ignored me.• Price: overpriced for such bad reputation and terrible service.▪︎Positive points:close to the grocery.School district area is very good

I have been a long standing resident of 15+ years and I am still very happy with my stay here. I first decided to move here because of the location. It is very convenient for my professional appointments as well as the grocery stores and eateries are less than 15 minutes away. Moriah, Kristi, and Alexandria have always been attentive whenever asked for their professional advice/assistance. I also like the amenities e.g. business center, club room, pool, etc.

I came in with a relative on Friday 10/27/23 when they were filling out lease paperwork. Also to hand deliver a W9 form. Your office claiming it was an unknown document. My relative has a disability and they qualify for free assistance for moving expenses, deposits etc. The funds are not tied to income they are based on the disability. The company receiving the funds acknowledges receipt via the W9. This document was provided during a showing but no follow up was done. Fast forward to Tuesday October 31st at 5pm. You called to inform him the apt had been leased. The file did not move because the claim was made the W9 was unknown. Then he was directed to the website where a unit nearly $400 a month more was available. What happened here by omission is he was discriminated against.11/04/23 My apologies, you were following policy and a reasonable accommodation could not be made. Which is unlawful.

Worst experience ever. I applied to this place in August 2023. I didnt get the apartment and that was okay. But these people have not refunded my deposit yet. They keep blaming other departments for the delay. Worst customer service I have seen. It has been more than 7 months and they havent given me a definitive answer. I would recommend not to get an apartment here. There are better apartments in this area.

There are two employees here that need a special mention. I am actually speaking on behalf of a group of residents who very much value the multitasking skills of “Will” in Maintenance. We have confidence in his plumbing, electrical and all round handyman abilities . He is unfailingly polite and courteous with excellent communication skills.And Moriah in the office is to be commended for her unfailing cheerfulness, politeness and helpfulness. People like this enhance our lives at the Village at West University!

Ever since Greystar took over ownership of this property, it has been an awful experience living here. There is constant construction, increased crime - a murder and multiple burglaries - and there are no security cameras in the garages or hallways. I’ve had 2 packages stolen from my doorstep and I know of several residents who have had their apartment and/or car broken into. We are also charged a $25 monthly fee for a trash butler service that no one asked for and most of us don’t use. Additionally, there has been staff turnover in the rental office, unresolved noise complaints due to loud neighbors and unresolved maintenance requests. Work orders take longer to be addressed; sometime days! If you’re looking to live in a convenient part of town, this would be ideal. I love being able to walk to grocery stores, coffee shops and local restaurants. However, if you care to live in an apartment complex where management cares about residents’ safety and security, I would not recommend.

The WORST move in and WORST apartments i’ve ever lived in. Just don’t even do it for your own mental sake.When doing the moving process, my roommate and i were assured multiple times that the apartment we wanted would be the one we were getting. Move in day and it wasnt right. The lady in the office says its because there are different renovated apartments, and we were speaking of 2 different ones. So not only was there a miscommunication that as someone working in the office shouldnt have done, there was also a lie.I had a car in my parking space that we HAVE to use and i endured yet another LIE. I called and told the office, they said theyd take care of it after i sent in that cars information. I called back an hour later and they had indeed NOT taken care of it. I am always getting emails about mis-parked cars but not ONCE did anyone send an email about the car in my parking spot after 2 calls from me. When i moved in this apartment it was so DIRTY, multiple drawers with unsanitary items that should have been removed. The pantry door doesnt close, most doors in the apartment do not close in the manner they are supposed to. Only ONE light switch works in each room for both the fan and light.I DO NOT eat outside food, as I find it so unhealthy and only like to eat in the comfort of my own home. My microwave broke late friday night and i submitted an emergency request letting them know that i had already cooked my food for the next few days and i need the microwave to eat it or i would have to throw the food out. They did not care. Its NOT RIGHT for me to tell you that my only way of eating is not possible because of an easy fix microwave problem and you tell me it wont be fixed for another 2 days at least. I PAY RENT FOR THE WHOLE MONTH, i dont get to skip out paying on Saturday just because its a weekend, i shouldnt have to wait the entire weekend for a basic need. I am so disgusted and disappointed with these apartments, their employees, employers, and everything else surrounding them except the location.My last apartment had an issue with carrying out what i asked at first as well but once I showed them that I was about business, they got to work. These apartments cant be about business because work seems to be the last thing on their minds.I know they just bought this property but they need to give it back or take care of business.This living situation and the way they handle things has taken a toll on my mental health. I am so sad that this beautiful property has been ruined unprofessionalism and unethical practices. I could write more but Ill leave it at that.I honestly hope im not wasting my time writing this, but i fear that dealing with them has proven to be nothing but a waste. I hope this can help future potential residents.I am not looking to degrade someone just because but the people working this property have made me so uncomfortable in my own home and now I just cant wait to LEAVE.

Living here wasn’t bad before greystar took ownership. Still waiting over 90 days since move out to receive deposit check and have got minimal feedback from property management; leasing agents just push it off and say they will update to no prevail. If you lease here don’t expect to get a deposit back. Shady stuff.

Not really sure how to feel about this place. I went for a tour and the woman who showed me the model unit had an unwelcoming energy about her despite sounding and acting cordial. She did not explain my options very well. Didn’t seem to care about selling the unit when I expressed slight disinterest. Sort of a “whatever, don’t care what you decide” attitude and as though she didn’t want to be there. That has really affected my consideration of living here. It’s a cute little place though. Just have your more friendly, personable, approachable and social staff give tours.

These apartments should be avoided. They were bought by Greystar and have gone down ever since. Residents have been having issues with pests and roaches for some time now and Greystar has not addressed it. Residents have hade no AC during the summer and Greystar did not compensate them or handle the situation correctly. Some residents went multiple days without AC. Greystar is forcing residents to use the Fetch service for $20 a month. Residents units have been broken into and robbed because Greystar removed the 24-hour security service. Greystar is ONLY concerned about profit, not its residents. Avoid these apartments.

Current management is a joke. Completely incompetent. A kindergarten class could do better. These apartments are going straight to hell in a hand basket. While you pay for amenities, you get to enjoy none of them 🤗 the pool & gym are still outdated & forget using the computers printers if / when you need them. They’re always down for servicing & printers have no ink. They lie to your face & tell you they will return phone calls & never do. NO MAINTENANCE get done even with work orders, YET they’re have cheap, new roofs being installed that will increase our electricity bills 🥴 The prop manager acts as if residents are going to bite her by avoiding our needs & has her minion minded staff members do her dirty work which is cover & tell the same lie she’s going to tell you. This was a pleasant property & the staff was great. Now, we have to endure being treated like the scum on their feet. Please do not move here unless you enjoy being humiliated, lied to, disrespected & ultimately left to lick your own wounds.PS - DO NOT SEND ME A DEAR RESIDENT LIE IN RESPONSE! Ive been living here since July, and I absolutely love it. Robin helped me out a lot when I moved here from the cold tundra of Minnesota, and she didnt stop at helping me find the right apartment for me. All of the other tenants are friendly and create a small sense of community, which Ive needed since I moved to Houston without really knowing anyone. The office staff are friendly and amazing to talk to, and although it was a process, the office staff helped accommodate me when I needed immediate access to a washer and dryer after my washer broke down. The rent is also set at a great rate for a teachers salary given that it is next to one of the most affluent cities in the country.

I have lived in this complex for almost three years. I love this place. I genuinely appreciate the staff for trying to make living here an enjoyable experience. The property is well kept. Service requests are handled promptly. The gym is awesome. The pool is a great place to unwind after a long day of work or cool down on a hot summer day. You can explore the nightlife of Houston and hit some of the best bars, restaurants, lounges, and other places of entertainment without having to travel too far from home. This is one apartment complex you do not want to pass up. Here is a little advice for my first time apartment complex residents: if this is going to be your first apartment, understand you will hear noises such as walking, running a dish washer, moving pots and pans, and possibly children. This is normal. This will happen no matter what apartment complex you stay in. With that in mind, Village at West University is a great place to call home.

I recently moved to this apartment complex after driving by on my daily commute to work. The location is excellent! Also, the property is beautifully kept. I have never felt unsafe even walking from the garage to my apartment at hours when most people are asleep. I see the security guard sometimes walking around and checking things out. I thought parking was going to be an issue based on reviews I’ve read, but not a single person has parked in my reserve spot. The main reason I chose this community vs. my alternatives was the office staff. Joshua and Kathy were super friendly and knowledgeable about the entire property. The remaining staff, while I don’t know their names, has been very courteous and welcoming every time I came into the office. I would recommend this place to anyone!

Horrible management. Greystar is a joke and the property personnel do not care at all. I have multiple work orders that have not even been fixed. I put in a work order for my Air Conditioner, no one was able to fix it. I have children and being in an apartment that is 80 degrees at night is awful. Don’t rent here, they charge you $150 amenity fee for no actual amenities. The gym facility is old and outdated. You are better off renting a different property in the area.

Just started moving in recently, and overall the move-in process was alright. The amenities seem decent, the gym is great, and the location is in a pretty nice spot as it’s centralized around campus.A couple things that we weren’t really thrilled about was the inaccuracy of the floor plans, specifically regarding the “F Layout.” The dimension information provided from the office and the website have VERY specific dimensions, down to the inch. However, after measuring the spare bedroom, we noticed that it was smaller by a considerable amount. Normally this wouldn’t be a huge issue, but we leased this apartment due to the larger sizes needed for our situation and the fact that it was advertised and promoted incorrectly is a bit disappointing. We weren’t really offered a solution either, so that process was somewhat awkward all together. There were also some inconsistencies regarding the knowledge and behavior or a certain staff member that were a bit troubling as well.Hopefully everything will work out as time goes on, but we really wish we could’ve given a 5-star review. But with everything that’s happened so far, it’s looking a bit bleak.Edit: Moved as soon as lease was up - wouldn’t recommend.

DONT LIVE HERE if you care about your safety or your belongings. In the past six months my apartment has been broken into, my car has been broken into, and Ive had 6 packages stolen off my doorstep. Expect to hear about a break-in to another unit or cars in the garage every week, but not from management. They have only reported one instance of a break-in that I can recall and it was because 20+ cars in the garage were broken into on the same night. I avoid having things sent to my door like the plague because theres a greater than 50% chance it will be stolen if Im not there when its delivered. You will realize after stolen package number 3 that management couldnt care less about this issue and will just try to tell you that the delivery driver stole it or delivered it to the wrong place, even when you have a picture showing your door and number. Security here is a joke, dont be fooled by the gate or the security guard because neither will stop your space from being invaded or your property being stolen. I will never live at another Greystar property as long as Im renting. LIVE SOMEWHERE ELSE.

Angie the manager was so kind, and found me the perfect location! The ladies in the office really make you feel like family! Everything was fine until we got a service dog. We got a non renewal due to our downstairs neighbor complaining about him running around at 3am (we got to bed at 10pm which means hes in his crate), as well as his hair. Our when our ac filter got clogged, they said it was due to his hair and less then a week later, we got a non renewal.We got one complainant and then nothing else until our notice of non lease renewal.Parking here started off well, but they changed the policy so only the manager could have cars towed out of your spot. Was fine at first, but after the office closed, he no longer was available to enforce the reserved parking, meaning, there is no reserved parking from 6pm to 8am (the times when it actually matters). This is not a problem if you live in one of the back apartments, but if you live near the leasing office, and you come home late on a weekend, you will likely be forced to park outside the compound.Maintenance: maintenance staff is very helpful and prompt. One of the guys drove in 45 minutes to fix our ac on the weekend, so if its a problem that can not wait, they will be there.Front office staff: Toni is great, and extremely helpful.One of the front office staff stole one of our rent money orders (partly our fault, I had never used a money order and did not know they had to be filled out and bottom torn off, I should have read it more closely. I placed a sticky note on it and one of the office ladies helped me place it in Tonis desk. As it was the weekend, Toni was not in so the office lady closed the door to her office after we put it in her desk. I got a call from Toni the next day asking where our rent was, which was no where to be found in her desk.Overall, apartment is nice, but aging a bit, service is great, but the front office is awful, not worth the hassle or the cost.

Making the decision to live at the Village at West University has helped reduce the stress of finding a home. I had the opportunity to meet Joshua, the property manager who helped make the transition to relocate to his property stress free. The cleanliness of the property grounds and geographic location also helped with my final decision. The grounds are well kept and clean. Parking has never been an issue since the spaces are reserved. I’ve enjoyed living here and meeting some of my neighbors who have resided here for more than a decade. That speaks volumes when it comes to finding a quiet home in Houston. I’ve been very happy living here and wanted to support my new home. I hope that you add the Village to your list; it can’t hurt to visit the grounds and who knows....

Pros: Gardening and pool are well maintained. Our apartment floor plan was good. Great location. Ample parking. Cons: Low quality construction/finishing given the hefty rent. If you dont need to live in this location, its not of good value. As soon as we moved here, my wheezing substantially worsened. I noticed after a heavy rainstorm there was leaking in the bathroom shower. I suspected mold behind the drywall. All that was done was a fresh coat of paint. Dry wall was not cut out. Second, after another rain storm, there was some storm damage being repaired and the repair man noted black mold. When asked if he would live here after having seen that he has seen, he replied, Hell no.

This complex is in a nice part of town and is safe. However, I believe its a very outdated complex that had some cosmetic updates. AC units are terrible. My AC went out a few times while living there. They never replaced it or fixed anything other than blowing some anti freeze in the unit which would only fix the issues for a month or two. Other reviews about packages being stolen are correct. I have had a few packages stolen. They also have issues with delivery services not taking packages directly to the units they belong to. They do not have an amazon hub or anything like that. I complained a few times but management doesnt seem to care. Additionally, you can rent a much nicer apartment for the same price or 100 dollars more and get a much nicer property.

Management people are rude. There have been a lot of break ins and I’ve had mail stolen from my door including an iPhone. I moved out 3 weeks ago and still haven’t received my deposit and I left the apartment in better conditions than what I received it in. Also rent is very expensive. The only good thing is location but what does it matter if it’s not safe?Update: I received my deposit back and they charged for carpet deodorize/treatment when the carpet was in perfect conditions. I will never live in a Fingers Companies residence am much less recommend it.

Ive been living at the Villages at West U for the past year and highly recommend it! Its in a great location, super close to HEB, and theres even a pedestrian gate to Kroger. My fiancé works in the med center and its a 10 minute drive for him in the morning. Its the quietest place Ive ever lived at and the maintenance team is great. Most requests Ive submitted have been fixed within the same day (and I havent had to submit many). The leasing staff is very friendly. And since Ive lived here, the complex has heightened its security. Ive enjoyed living here and am planning to renew my lease!

Ive lived in this complex for going on 2 1/2 years. I renewed my lease after the first year to an 18-month lease because I enjoyed it so much (location and landscaping mostly) but will not be renewing this go around as terrible customer service is a deal breaker for me. I recently ran into my first issue with the complex and was met with extremely subpar service. I originally called the office early in the afternoon to let them know that my AC was not cooling properly (mind you this is the middle of the summer in HOUSTON, TX). I received a confirmation email around 3pm that my service request was submitted, which I was confused by because I was led to believe it was submitted when I called. I called the office once again after receiving the email to confirm an ETA. I was told that it would be fixed soon, that AC issues are considered an emergency to maintenance and are given priority. By 4pm no one had shown up and I had been in my apartment with no AC for going on 4 hours, obviously I was a bit irritated. Between the hours of 4pm and 5pm I had called the leasing office over 20 times (with no answer), connected to the answering service twice and was told a request for an update would be sent to both the leasing office and maintenance, physically went to the leasing office twice and was first told that someone was on their way and the second time that they were already there (neither of which was true). Maintenance did not fix my AC until around 6pm.I did receive a phone call from the office manager after the fact explaining and apologizing for the delay. I do appreciate that but, in my mind, it just seems a bit too late given the fact that I had to act completely out of character just to get someone to finally come fix my AC. I would not have been upset though if I when I originally called, I was given the explanation that maintenance was backed up and to expect a delay. Instead I was constantly lied to throughout the day that someone would be coming soon and quite frankly treated as if I didnt pay rent here.Moral of the story, as long as youre giving them your money with no complaints everything will be okay. Just make sure to never have an issue or else you will be met with downright unacceptable customer service.Also, in reading other reviews Im very curious to see how they handle my moving out process once my lease is up.

Beautiful complex and spacious units. Not gonna lie, the large soaking tubs are my favorite part of our apartment! Its heaven to be someplace so clean and safe after having the complete opposite experience at our last complex.The only quibbles we have are:1) Both of our parking spots are very narrow due to being right against a side barrier. Fortunately, most tenants dont have to deal with this.2) Being located right along the back of the Kroger shopping center, we hear every semi truck rumbling and squealing down the delivery area between us. We recommend keeping white noise machines handy for sleeping.

Please look at the attached report. Beware there was 3 different types of mold growing within my unit and I had no idea, until I got rushed to the ER twice in a week. I only had 2 months living here. I have 25K in losses. The apartments put 21K of charges on my credit reports. I had a 800 plus credit score. Never had a stain on my credit report. All rent was up to date. Requested to be placed in another unit, to no avail. The apartments are charging me for moving out after several email attempts and phone calls requesting to be placed in a hotel or other unit. What I didnt know is that the apartments are all bad. Maintenance negligence. They said contact your insurance. The insurance denied the claim due to the maintenance negligence of the apartments. This is serious health and safety concerns. Please be careful. I wish I would have seen the reviews and believed one review I saw that talked about mold here. Now I experienced it first hand. All our furniture had to be cleaned. Beds thrown away, it was brand new. We lost so much in possessions because it was unhealthy to keep. The apartments refused to help us. They claimed we had to give 60 day notice to move out, regardless of the bad conditions. How do they get away with this? I paid $1500 for a Certified Industrial Hygienist to test the apartment to have as proof to fight this debt. Please save yourself the nightmare. Especially if you have children with asthma or other respiratory problems. I have no allergies I was tested when this happened in Dec 2018 and was found to have no allergies to anything. Yet I was rushed to the ER because the mold within the apartment was at levels that could kill. In the air ducts, how to know this is in your home, unless you get it tested.

This is a good place to live but management made it really really tough when I didnt extend my lease. They made sure I didnt get my deposit back by adding lot of additional charges so that dont have to pay my deposit back.I referred one of my friends to stay here when I was living and the referral fee they promised was not given in full. Upon several calls and emails, after 3-4 months they gave a partial amount.My advice would be to be careful with security deposits. Also, be extra careful when you leave this place. Its almost certain that you wont get back a penny of your security deposit.

After two years I chose a month to month lease (considerably more $$$$) due to an upcoming move. I was shocked to hear that 60 day advance move out notice is required even for a month to month lease!!! Absolutely ridiculous!!! Now, that is what the contact says and it is my bad for not catching this earlier but the management is unwilling to even meet me in the middle.I’m moving to a city that has Greystar properties but will not be working with them.

I lived here for a couple of years because of the location of the apartment and size, but I finally gave up. Its a decent place for its age, and its conveniently located for sure, but that doesnt outweigh other issues or healthy rent. Pests, inconsistent quality of communication or service by staff, and crime at the property also contributed to my decision.Bugs are probably the most consistent problem. I have narrowed it down to holes in this old property that I cant find and poor plumbing. A sewage smell will enter the apartment every few weeks (sometimes more often), and pests are significantly reduced when I block the shower drain. (Ridiculous and sickening, I know.) Maintenance concluded that I need to use more water to prevent the random smell. I tried that. It still randomly happens. Pest control requests have minimal impact because they simply lay bait. Instead of finding lots of living critters, I find some living, some dying, and some dead. I even did my own pest control a few times. They just keep coming. If I go out of town for a few days, I come back to find some more. (This last return provided two dead and two living insects, plus another one in the morning.) Good luck, future residents of Building 10.Other maintenance issues have come up too, though for the most part they have a good maintenance team. I realized that patchwork repairs will be done. More involved problems depend on how easy the fix is. My one request to fix a hole in the floor under the carpet has been ignored. I also explained this when I went to ask about my renewal offer. I am still waiting for a response. (Now that I write this in my last month, Im sure to get a response.)Walls/floors/ceilings are pretty thin. Insulation is mediocre. Appliances are old but work well enough for a single person. The kitchen sink is shallow and worn out but workable. The tub is big but it has been resurfaced (possibly multiple times), and it looks like it is in need of resurfacing again. Settling is causing cracks in the paint/sheetrock. Some damage shows in common areas too.The office staff is often a black hole, and they seem to rotate away from the property once they get to know the place, so nobody cares beyond casual politeness (if that). When notice/renewal time was coming up I sent emails three weeks early to start investigating and learning about renewal offers. I did not hear back. When I went to ask in person I was told the offer would come soon. It was only a week and a half before notice was due that I received a renewal offer with a rent increase. I went to speak with staff about problems and why I thought rent should not be raised. I never got a response on either issue. Finally on my visit to give notice on the due date, the staff could not understand why I was not contacted. I was supposed to be informed that rent was still going to increase, just by a smaller amount. I simply handed over my notice.I think I made my point. Its ok here until you have had enough.

Words cannot express how much I love this place. Ill try though. First things first. Its QUIET! Serenely quiet. Peaceful. Even with a freeway next to it. Its diverse! Take a walk in the evening and there is a good chance that youll see someone from at least 5 different continents. Maintenance is generally on it. With some of the nightmares Ive heard about online payments costing $25 and $50 bucks, thats not the case here. $0The location is tremendous. You can walk to the nearest grocery store in a pouring rain and barely get wet. Its close enough that whether you drive or walk really depends on what level of the parking garage youre on. Hungry but dont feel like cooking? There are at least 15 restaurants within a 4 minute drive from Whataburger to fine Italian dining. I could go on about how much is close to here. I bought a car six months ago (from a guy I barely knew and was moving out but he was a cool dude). Ive put less than 2,000 miles on it. In Houston.Security is cool. They do there job. After a while you get to know who is around you and they know who is supposed to be here and whos not. I believe that says more about the consistency in the lives of the tenants than it does about any demographic or any bias that security may have.Overall I believe that if you live here this community will either change you or it will reinforce what you are. This place has really shown me that peace and quiet, prosperity and politeness, empathy and compassion for neighbor are valuable and irreplaceable commodities.Im leaving so much out. All I can tell any prospective tenant is that this is a great place. And if the management reads this, you have set a standard and level of expectation that you will absolutely be held to. And thats a good thing. I just signed my 4th lease here!

I lived here for 8 years and really have no complaints. The location is perfect, with so much within walking distance and easily situated for driving elsewhere. Residents are normal (lots of elderly and foreign workers) so there are no noise issues if you arent facing the grocery store loading dock. Management is top-notch. Only potential concern is the unrenovated units may seem a bit dated.

You won’t see the true colors of this complex or the Finger Company until you move out. I’m so disappointed with how dishonest they are. I asked the management several times to walk into the apartment before we moved out, but they confirmed that no need for it as I only need to clean the apartment and take the trash out. It was their message that they’ll withhold the deposit and charge you with false extra money no matter how you tried. I trusted them and after I moved out I was shocked that they didn’t only withhold the deposit , but they charged me for the entire carpet replacement and many other cleaning fees although I left the apartment very clean! I actually took a day off and thoroughly cleaned it, but all in vain.. the Finger Company’s concept and this complex management’s concept is to take as much as possible money from you before you move out. They don’t care about their reputation or fairness, or your satisfaction about their service or honesty. How sad to see such a big company doesn’t care about their reputation or fairness for stupid amount of money while in reality they make millions..my advice to everyone and especially Chevron’s people to stay away from this place. Many thefts took place while we were there and it was obvious to residents that the people who were working there were behind these thefts..but don’t think the management cared, nothing changed despite the many thefts and complaints..Security is very bad in this place and I didn’t feel safe there for a second. They’ll also make you sign a lease that you cannot terminate even in death situation! The area isn’t clean and there were rats everywhere. Be very carful before you make a decision to move into this complex, trust me you’ll eventually regret it. Btw I lived in so many complexes in Houston and other cities before, and this is the first time I’m writing a bad review for a complex.

The village at west university is one of the best choices we made. For somebody who cannot afford a nice apartment in the rice village neighborhood , this is the best deal for a lower price. The maintenance staff fix issues either on the same or very next day . We liked the bright rooms and spacious floor plans ( there are options without patio for those who like huge living rooms) . We noticed that the room temperature is maintained pretty cool even when the thermostat is at 77.The bus stop is right at the crossing and the apartment has a back gate to Kroger and a big complex with USPS/hair cut and also few good Italian and Thai food restaurants. This apartment also has easy access to HOV lanes which we often use to goto Hillcroft / University of Houston. Hoping to have a great time @ village at west university and hopefully extend the leasing period.

Great location, apartments are Ok. My car was damaged at the parking when someone tried to steal my bike rack. On Sundays a lot not residents invade the pool. If you are leaving a deposit be prepared to be charged more after you leave, they don’t do the final tour with you and they charge you whatever they want.

This apartment gouges money once you move out of the apartment. Their accounting system and management response is very messed up. If you make the mistake and stay here, they will charge you for anything they see they can charge you for. We lived for 5 years, yet we had to pay for just about anything in my imagination. Why am I paying for them to replace carpet after I have lived there for 5 years? Its really poor and unfair system. Charged us $2000. This is the cleanest we have ever left an apartment.They also never even did any revisions when we requested them upon lease renewals and it started molding in the apartments. It was unhygienic staying here anymore.To add salt to injury, as I was working with them to see what they could do on these charges, they were extremely uncourteous and didnt listen at all. Toney Barbara, Joseph Rathburn, both are equally bad. Joseph was pathetic. This is messed up accounting, not listening whatsoever, and very blind system. In fact, they sent this to the collections agency when I had told them not to as I was debating these charges. I am very disappointed with my experience.I have always lived in apartments and lived through quite a few of them. This has been by far the worst experience for me.

I would not rent from here, we have been here for 2 years. The last year we have been having a/c issues all year and they just kept putting a band-aid on it for a short term fix. Various times we would walk into our apartment after work during the summer and the apartment would be very hot. We were vary patient but when you have to call maintenance at night, it is absurd and frustrating since we pay our rent on a timely manner every single month. Our electricity bill has been increasing due to the a/c not working properly, to be paying $180 for electricity for a 750 square foot 1 bedroom apartment is ridiculous!!!!! You are better off renting from a better apartment complex for the same rate but more efficient a/c, rent is already high in this area. Needless to say we are not renewing our rent with them.

I have lived here for almost 2years, and I have to admit that I found it safe and convinient . I have never had any complaints with the staff, they were the best leasing officials I met who went above and beyond their duties to help out when needed. Kathy Junker and Joshua were always so approachable for everything. They will provide you with right information. One has to remember they are also working for a company and would have limitations in their role. The maintenance staff is responsive, I have never seen.a service request not being answered in 24hrs. They even have s night guard, who at times escorted to my building after being dropped by Uber in late evenings. They ensure before the hurricane season the trees are trimmed doen, I gave myself seen Joshua who is the Manager, standing andand check on it. This property hadno flood during Harvey, no roof leakages or loss of water supply. Even though I left this place 2months ago, if I have an opoopportunity to return would be renting here again. I didnt know what I was getting into when trying to move to different apartment, but after talking with the leasing agents, and told them what I was looking for and my budget, I came out knowing that this is the ideal place for me. Compared to other appartments, they set the bar high for quality and they exceed it, other appartments dont know what they are doing and just want a quick sale, not these guys. They care for my needs and with flexable pricing, it was a deal breaker. A lushly landscaped oasis for renters wanting to live conveniently close to The Galleria, the medical center, mid-town, uptown, downtown, Greenway Plaza still exists! All kinds of grocery stores and all kinds of restaurants close by! I have lived at Village at West University since 2011. The renovated units are gorgeous! I am moving to one a building over from my current unit. There are parking garages where residents actually park on the same level as their apartment...how convenient is that! Ive lived here for 3 years and I love it! The front office is very friendly and helpful. Super convenient location. You can walk to grocery stores and restaurants. Being near the freeway makes going places so much faster. Safe area, gated with a security guard.

By far the best apartment I’ve stayed at. The leaser at the front desk, I believe his name was Tyler, really helped in setting up payment plans. He also helped give recommendations of beautiful areas around town to go sight seeing. Highly recommend this apartment.

The management consists of a bunch of cheaters and they will cheat you when you leave. They will charge you for unreasonable amount of money when your lease ends. Trust me on this, you are NEVER going to get your security money back. No matter in how good condition you leave the place (we got the professional cleaners and spent $200 to make sure we get our security deposit but No use! ) they will make sure you don’t get that back.They charged us $2300 extra for no reason (even though we paid everything till the last day of the lease). We went to HAA (Houston Apartment Association) and the decision was in our favor.If you have been asked for extra money make sure you file a case with HAA and they will definitely help you out.

Living in this place was one of the worst decisions Ive ever made in my life...rats,mice, roaches...thefts, several break-ins, unprofessional staff.. management doesnt want to install security cameras in the area for some suspicious reasons or do anything that would improve the security of the area.. no security personnel at night or morning..I lived here not knowing that a murder took place here! but makes sense coz i didnt feel safe there for a second! thin walls and bad thermal insulation, apartments get very hot during summer..the reason is that this company and management are so cheap that they dont want to spend a penny to improve anything.. several requests to management to fix things at the complex and they dont even reply to emails..dont be fooled by the nice looking of the complex buildings or the nice reception area of the complex, reality is that this place is run by thieves..I dont even believe that the good reviews are from real residents who used to live here..

Horrible living condition, you will find ants every other day in your apartment. Also I was out of town for a week and asked Michael, the security guy, to check up on my husband and to just knock the door, he refused saying “It’s not his responsibility and duty to do so”. I also explained him that my husband has serious illness and I was just worried about him, since he wasn’t answering the phone calls for the whole day, after the explanation this guys started screaming at me saying that he won’t do it. Seriously, all I could do is to hang up on him and call my friend to check up on my husband. For the last 8 months I’ve been living here we had 7 apartment break ins, one of them was in front of my apartment, I don’t feel safe anymore. When I went to leasing office trying to see if I can switch the apartments since I don’t feel safe anymore, they refused it saying that it won’t happen anymore and here we had 6 more break ins. Just waiting until the end of my contract to run away from this place. Stay away from this scammers.

I was going to put 4 stars until I met and worked with Basma!There was miscommunication about our lease renewal with some of the other representatives, but once I got a hold of her it was smooth sailing. She sincerely apologized for the trouble we were experiencing and immediately took action to fix it. Then I had misread the contract she e-mailed me and I wrote an Im disappointed e-mail back, but I was wrong. She took it graciously and told me in the same situation she wouldve done something similar. Like the phrase, people wont remember what you say, but theyll remember how you make them feel and that perfectly encompasses my positive experience with her.On top of that, she really cares about the residents and always ensures that we have copies and have initialed any changes for our own records.We really respected a previous employee, Neil, when we moved in and now Basma is helping us have that same feeling.

They paint over black mold and then rent the apartment to you knowing there’s mold! They did it with me and several others in my building. The environmental engineer I paid named Cliff stated in his report that the mold was there before my arrival as it’s development was highly advanced and mature. The little boy next door and I both had crippling asthma and severe pneumonia because of black mold. They tell you it’s not mold and paint over it again and again and again. They’ll force you to stay and then attempt to sue you when you leave even though you’re lungs are infected from it and you have $30,000 of hospital bills because of it. Then, you’ll be forced to not only cover the expense of moving, but you’ll have to pay a lawyer to sue them to get your security deposit back! Mr Finger is nothing but a slum lord! Avoid this place at all costs!!!!! Screw you, Mr Finger!Update: The Fingerer didn’t win, guys. I got my security deposit back. The lucky tenant in this complex which had black mold, and wasn’t properly maintenances after I left lives in an apartment with the numbers 7, 3, 4, and 0. You guys will have to figure out the apartment of which I speak.
