Arrive at River Oaks

If you want to Arrive home, don’t arrive here.Thinking about paying for a reserved spot? Don’t bother. People park in your spot anyways and management won’t do a thing about it. They have to “notify the vehicle’s owner” multiple times before towing. This could be multiple days if they stay parked there, regardless of whether the car belongs to a resident or not. I’ve had incidents where randoms will park there and nothing is done, even though there’s no resident sticker on the vehicle. I’m paying additional for these spots yet people park there and management does nothing for you. If anyone wants to find parking for a bar down the street, you can practically take a resident’s reserved spot and guarantee that you’ll come back to it still being there! So public announcement to everyone, just follow a resident in and choose a reserved spot if you need public parking. Ignore the towing signs, they don’t tow.Fire alarms go out multiple times a month practically every other month. So loud and so often that residents want to disable their alarms (according to the email received from management). Want to have a nice, peaceful home to return to after a long day at work? Definitely don’t stay here. Refer to just a few of the emails regarding fire alarms going off.. They can go off in the middle of the morning, day, or night.Elevators are nearly always down. You can almost always guarantee that 1 or 2 of the elevators will be out of service, sometimes even 3 of them. When it’s down, don’t expect it to work for AT LEAST a month, sometimes longer. Once one is fixed, another will be broken. Just another inconvenience.Security does absolutely nothing for you. 6 cars got broken into during the day while security was driving around. They can’t even get random people to not park in the resident area, as stated.Want to take a nice stroll around the neighborhood? You’re guaranteed to run into some dog feces along the way and get a nice whiff of that. There’s a resident that throws their dog’s feces off the balcony and management doesn’t do anything about it either. Refer to the video(this wasn’t even the worst of it). There’s only 5 stories, so only 5 possible residents that could potentially be doing this on this side of the building. Management doesn’t bother trying to figure out who so they can stop this unsanitary behavior.When we first toured, everything seemed great. Leasing office seemed great, everyone seemed friendly, process was smooth. As it always does. Once you’re in, you probably won’t want to stay long. Aside from the move in process, everything is terrible.Only people you can rely on are the maintenance team to take care of your unit issues. That’s about it.

He went above and beyond to help me negotiate favorable terms, which made a significant difference in my experience. I’ve also witnessed him assist residents through emergent situations resulting from the recent freeze, demonstrating compassion and grace in challenging circumstances.If you’re looking for a leasing agent who is knowledgeable, dedicated, and genuinely cares about their clients, look no further than William. We had a great experience with our recent move into Arrive! We toured the apartment options with William who is a delight to talk with and answered all of our (very annoying) questions. He helped us with our lease and even in getting information from our less than helpful previous apartment complex in another city. When I was having trouble with the website, William ensured we had an elevator reserved for our move and in helping us familiarize ourselves with the parking and retail areas. Everyone has been very helpful and friendly in getting set up, getting access to our packages and we’ve already had rapid responses to minor repair request submissions. We could not have asked for a better transition and wished we’d found this spot sooner!

I came in just wanting to know about the apartments, and I was greeted by William and he took his time to show me around the buildings, he was kind and courteous offering me a water before we walked around! Answered all my questions! While I am not ready to move just yet but the experience and conversation I had with William really put this apartment complex next in line when my current lease ends! The whole move in process from start to finish was smooth and pleasant. From choosing the right unit and completing the renting process with William to scheduling the freight elevator and learning about local amenities with Raymond. He made sure I had all the information I needed for a smooth move in process including how to use the gates, where to locate everything I needed and even waited for me with ice cold water when I was running late with the movers. They made sure I felt comfortable about my decision to move in here and I’m very happy to be a resident at Arrive!

I walked in after a long day at work and wanted to view an apartment right before closing time. I was embraced and accompanied by William. Man! He gave me tour of the apartment I was interested in and also provide me with refreshments. Now I’m big on customer service; and he provided that so well. Very knowledgeable of the complex and gave me exact prices of the listings. I was floored by his hospitality. I recommend him a go to if you’re looking at this property. I have lived at Arrive for 2 1/2 years. This is definitely my best apartment experience. Wynisha has gone above and beyond to always assist with any issues that arise. The maintenance team is amazing. They usually have a one day turnaround. Sometimes, they can fix the problem within hours of putting in my maintenance request. The cleaning staff always ensure that the property is clean.

I stopped by Arrive River Oaks last week to check it out, and it definitely left a great impression! The location is amazing—right near all the good spots for food and shopping. Raymond was super helpful during my visit. He took the time to show me around, explain all the amenities, and answer all my questions, which made the place feel like it could really be home. Definitely thinking about making the move here!

First of all, there were an alarming number of break-ins in the garage, with thieves stealing anything they could get their hands on. The building felt incredibly unsafe, and despite repeated incidents, management did little to improve security. The elevators were out of service for several months, and even after I moved out, they still hadn’t been repaired the entire summer.There were also frequent fire alarms, but they often didn’t work properly, leaving us unsure whether there was an actual emergency or just another malfunction. On top of that, we experienced multiple electricity outages, which were incredibly disruptive. The noise level in the building was unbearable at times, adding to the constant frustration.The management and maintenance teams were rude and unhelpful. I requested repairs after my apartment was flooded during a storm, which caused severe water damage to my furniture. Instead of offering proper assistance, they ignored my concerns, and I ended up losing valuable items like my television, bed frame, and more. To make matters worse, after I moved out, they charged me around $1,000 for repairs and damages that were largely due to their own negligence.Overall, this was a horrible place to live—unsafe, poorly maintained, and managed by a team that showed little to no regard for tenant well-being.

I toured this beautiful property last week and was blown away by how clean the common space was and how new and updated the apartment appliances were. I spoke with an associate named Wynisha and she was so knowledgeable and helpful about everything related to the property and building, she explained in great detail the benefits of living there instead of neighboring properties. I was very impressed with the property and the staff.

Before you sign the lease, be aware of a few things. While the location is great, the maintenance team is responsive, and you can enjoy dining at Kira & Pondecheri, the complex leaves much to be desired.There are five elevators in the building, but at least three are often out of service, sometimes for months at a time. Take a look at the elevator in the leasing office during your tour—it’s usually down, and if not, one or two others likely will be.They advertise 24/7 security, but dont count on much help. My car was broken into, and non-residents regularly tailgate their way through the gate, parking wherever they want. Security won’t tow unless the same car parks in your spot three or more times, and even then, they need office approval. They can’t do anything after hours, even if you can prove you pay for the reserved spot.Youll also have to deal with dog feces in the hallways and on the sidewalks, some of it thrown from balconies. Fire alarms go off several times a month, which can be particularly stressful if you have young children or pets. Of the grills at the pool, only one works, and none are regularly cleaned.In short, the management is great at making everything look perfect when you move in, but after that, they don’t offer much support.

I’ve lived here for more than two years and I’m finally writing a review because of how fed up I am with management’s inability to repair a single elevator. I pay a premium to live in the main building with the amenities but our elevator has been out for nearly FIVES MONTHS. Not weeks. MONTHS. and despite checking with management every few weeks on the status, I’m told they’re working on it. I am truly disappointed in their ability to repair this basic and necessary amenity. It makes no sense to go through half my lease without a functioning elevator such that I’m having to travel across the complex to make it downstairs and get my packages or just enjoy the space. Don’t live here if you want your amenities to actually work.

The staff here is amazing!When we first came to view the apartments, Wynesha spent so much time making sure she understood exactly what we needed and wanted. She then showed us several units that met our needs. We are down-sizing from a house and had so many questions. We came back to measure several times and we never felt like we were too much trouble.Our move-in was smooth and the few minor items that needed to be addressed we done so with speed and efficiency. In fact, Belvin and Caesar found items we had missed when they came to complete our work orders.We were concerned about the possible noise level of apartment living and it has been great. There is occasional noise from the street but it isn’t a problem. We have not heard any noise from within the complex.The amenities are amazing and the events for residents are great. On the day we moved in the staff hosted a make your own pizza night so we didn’t have to cook or order food.Larry, Alana, and of course Sam are all very helpful.I am so glad we decided to move here!We also love our view from the balcony

Weve looked at several properties up & down Westheimer in the River Oaks/Montrose area and have fallen in love w/ Arrive! Wyneisha was a gracious, kind & knowledgeable ambassador of the property, she answered my questions and took me on a tour of 2 apts, both were incredible! The biggest attractions/convenience for me will be visiting all of the fantastic eateries, close proximity to my job & that chefs kitchen that can be used for culinary gatherings I hostess in the future, thanks Wyneisha!! Terrible apartment.-The fire alarm rings at least once a week. And it happens always midnight.-Also they often have power/water outage. (One day of the last summer, we had over 8hrs outage... )-Addition, they ALWAYS have elevator issue. I booked freight elevator for my moving out. But at the morning, the elevator was out of order. I contacted leasing office and then they said Use another one. But that one was far from my room and loading zone. Thats why my moving out took long time. I needed to pay extra charge for mover.One more most important matter. THEY LEAKED my personal information! I asked them not to disclose for just in case even though, they did! I wonder if the leasing office staff dont know Texas Data Privacy and Security Act. Im thinking to sue them.

Love living here. Great location and conveniently located to shops and grocery stores and restaurants. The staff is very nice and professional. The package room is well organized and the workout room is nice and tidy.

I’ve stayed at this location for quite some time…I must say it’s been a delightful experience. Beautifully kept property and the staff are wonderful. Ray makes my life so much easier…I’ve never experienced a concierge that was so helpful and invested.

Ever since his arrival things have run a lot smoother! The package room is organized day to day, even when hundreds are coming in during peak holiday/Black Friday shopping, he plans great community events, and always has a friendly attitude toward everyone. He’s the best and part of why I continue to lease here!If I could give this place more stars I would! The complex is in a great area, has great amenities, and lots of food/retail near by. Aside from how clean and well kept this place is, the leasing office staff & concierge are AMAZING! I was in a bind and lost another apartment I was supposed to live at the day before move in. But Wynisha here at arrive helped me get my application approved and walked me through every step of the process to move in. The staff has gone above and beyond to ensure that I was able to move in and have a great experience. Definitely recommend living here!

I’ve been at Arrive River Oaks since March of 2021. There is a reason I am still here. I love the apartment complex, the location, and the apartment leasing staff. They have really amped up the community events over the years. We have brunch, food trucks, happy hour events and different companies in the community coming to meet us. Throughout the recent Hurricane Beryl, our apartment did not lose power or water, thank God.Whenever I have an issue with maintenance they are very swift with the response and very quick to problem solve. I really appreciate Wynisha, Will and Raymond for all of their assistance and just for being friendly faces around the community. This type of service is what keeps me at the community. Part of the appeal of moving here is the location and amenities, but I think the amount we pay vs. what we get as residents does not match up.The elevators always seem to be broken and when we’re graced with them being fixed, they don’t stay that way for long. Saying you have a hot tub (which hasn’t worked since before I moved here in 2023) is basically false advertising and a scam because you might as well call it a mini 1 ft deep pool. Please Lord don’t get me started on the constant fire alarms, they’re reason enough on their own to not move here.I appreciate the resident events that management puts together but it feels like when your boss throws everyone a pizza party at work to distract you from the atrocities. Do better please! We want a working hot tub and elevators! Give the people what they want!

Update- I have to adjust my rating due to the fact that I haven’t had hot water in 3 days and the building can’t give me an update as to when it will be fixed. Also the elevator in the main building has been out for months…. With 0 progress. In addition to all of this they recently changed the rent pay capabilities so that rent can only be split between two tenants if you pay before the due date with 0 communication. We discovered when we went in to pay our portions. It seems like management and communication has gone down hill. NTM We still have a hot tub that hasn’t been operational in two years. I’ll update my review if things turn around.I have enjoyed my time at Arrive. My boyfriend and I live in a 2.5 bedroom 2.5 bath. We feel that we get a very large space for our money compared to other properties in the area. We love the community events and Coleman is especially responsive and kind in the office.

I went to visit a friend it was my first time visiting her and a guy from maintenance called Edwuin show me how to get there cause I was lost , he was so respectful and very kind . Did not bother him taking his time to walk me around and show me the property. Very grateful for his help .

Ive lived at the Arrive for almost 3 years now and Ive had a great experience, from the monthly mixers that make this place more of a community with family. Ofcourse the location and convenience of so many restaurants, shops and stores.My favorite of all is Wynisha in leasing she has been an amazing help for me with my stay here...shes been in leasing since Ive moved in and helps me in every way she can. Shes been straight forward and upfront with me from day one and thats something you dont find often.No where is perfect but its so much better when you have people in management who listen and find great ways to rectify any issues.I love it here💕

If you want the loudest fire alarm(on earth & in every bedroom) to wake you at 2am in the morning 3-5 times a week please move here! If you have a baby and you want to scare her at night and damage her ears please move here! Also remember that once the alarm goes of once, don’t let it fool you, it will ring at least 4-5 more times before it shuts off :) love this place! I’m writing this at 2am on a Sunday with church in the morning. It’s gone off 5 times. It’s been many nights like this!

I’ve lived at this community for two years and it’s one of the best properties I’ve lived in so far. I love it so much that I’m already working towards my 3rd lease with Arrive. I’m transferring to a new unit in the complex within the next week. Wynesha and Heather have been so helpful with the transfer process. They both took time to answer the numerous questions that I had on several occasions. Wynesha has explained the transfer process with great detail. She assisted me today with the fee breakdown for my transfer. They definitely went above and beyond with assisting me!!!On another note, the maintenance guys are awesome. I rarely have problems in my unit, but when I do, they always fix the issues timely. They clean the property everyday. The amenities are awesome, especially the pool and gym. Arrive also feels like a small community. We have gatherings monthlys with other residents. It’s always a good turnout of residents to attend.

I’ve been living here for about a month and the pool has not been open a single day since I’ve moved in. June 13-21 maintenance now its 4thof July in Houston and it’s locked for no reason. It’s hotter than Giselle and Tom here and Id like to roast my buns (all types) by the pool deck. Concierge has told me someone would be here to unlock it 2 hours ago and the last person I just spoke told me they were transferring me and just hung up. Got to hand it the call center for avoiding the real answer (someone forgot to unlock it this morning and no one is working today to unlock it on a holiday), but at some point someone needs to take off “pool” listed as an amenity for this apartment complex bc it is actually just a blissful looking oasis that teases all its tenants as no one can actually get to the pool.

I have nothing but good words for this property, and it’s because of the attention to detail from the staff and the professionalism of the management. Wynisha Ogunleye is the assistant manager and has truly delivered on all promises. She is always available and will make things right for the residents. If you are looking for an excellent location with great amenities, try them out, you might be surprised.

I moved in January of this year. Sheyla has been phenomenal with helping me throughout the process. After I moved in she continued being helpful and has been nothing but gracious in the process. I needed help with figuring out how the printer worked on the 7th floor, expresso machine. I was have an issue with the post offices mistake she even took the time to call them with me. I wish there were ten stars. She deserves it!

Front office is nice and so are the apartments and area. Considering I struggle to get enough sleep the biggest issue here is easily just noise. For some bizarre reason the retail shops here like to perform maintenance on their fire alarms at 8am and these alarms can last for 15 minutes. There are also plenty of unplanned fire alarms at various times of day. There can also be random construction sounds early in the morning. At one point I literally had a crane outside of my bedroom window that would start work at 7am over a 2 week period. As I write this, I’ve been listening to what sounds like a jack hammer for an hour and half as I try to sleep. Sleeping past 8am at this complex is a struggle.EDIT: June 2024: You should still expect 1 power outage and at least one complex-wide fire alarm probably once a week, minimum once every other week. I don’t even set my clocks anymore because power will randomly cut for 5 minutes and reset everything anyways.EDIT: July 2024: Over an hour of fire alarms at 11pm and woken up by another crane that will be doing work in the complex for the next MONTH starting at 8am. If you want to sleep, this complex is NOT the place to do it. Management has no desire to fix the noise issues or they would schedule their fire alarms and construction work for reasonable times. I haven’t slept in 3 days and I have to go through this for the next MONTH. Everyone at this complex is currently PAYING rent to wake up to a crane 20 feet outside their window at 7:30am for 30+ days.

Great apartment to live at - always clean, parking is never an issue, in a great location and maintenance team is quick to respond to requests. We’ve had a few requests in the 9 months we’ve been here and maintenance (Erick, Wilmer, and the rest of the team) have been very helpful every time.

The apartments here are decent, but the condition of this place has gone down recently. They seem to rent to anyone now... Also the security on the night shift DOES NOTHING! She sits in her white car all night, not watching for people piggy backing in, not doing rounds checking on cars... nothing. Shouldve moved into the Hanover next door...

I have recently moved in and it has been amazing so far, really enjoy the amenities and the additional shopping mall where we get 20% on stores and restaurants really puts the icing on the cake. I really enjoy the staff, Wynisha has been so helpful moving me in and assisting me prior to!

Just moved in yesterday and through out the whole moving process wynisha (lady in the leasing office) made my move in very easy for me! The pool is so gorgeous with a view the gym is nice with lots of space and of course we have easy access to the shopping centers around. If you need any help please only ask for Wynisha she will get you squared away!

I just toured at the Arrive and Obed was able to show me around the beautiful community! He also introduced me to Sheyla and Wynisha, who were extremely nice and informative! Will definitely be applying for an apartment here shortly.

Whatever you do, do not even try and rent here. They lie about the application process to try and back you into the corner of taking smaller units. When I took a tour their employee Elana told me specifically that she would make a note in my file holding the unit I wanted until she could arrange for a tour of a similar floor plan in “a little over a week”, and that I should apply for that apartment AFTER Arrive had completed this second tour.A week later I still had not been contacted about this second tour and discovered that they had leased not only the reserved apartment, but all comparable ones. When I called Arrive the worker, who would not give their name, told me those units had been given to applicants who had filed in the interim, and that I should never have been promised that a unit was reserved for me. When I asked what they would do to correct their mistake, which had cost me the opportunity to apply for several alternate apartments at other facilities, I was told that the only option they would offer was to rent me a unit that was 110 sq ft SMALLER for the SAME monthly price. When I asked why I they would think that was acceptable, I was told the two floor plans were identical, even though one was advertised as 947 sq ft and the other was 837 sq ft, and that the square footage was the same once I took into account the higher ceilings in the smaller unit.These were obviously nonsensical statements, and by all indications made fraudulently to try and convince me to overpay for a smaller unit. In fact, I am convinced from everything about this situation that Arrive is lying about making apartment reservations to try and engineer situations where they can try and fill less in demand units. At the very least they are lying to renters about their application process and the types of flooplans they are offering and need to be investigated. Because of this, investigations are now pending into Arrives business practices by the Houston Housing and Community Development Process and the BBB.

I definitely recommend Arrive River Oaks! Sheyla in leasing is always so helpful and professional!

Obed was an absolute pleasure to work with during my move-in process. He was quick to respond to my emails and phone calls, and he always went above and beyond to make sure that I had everything I needed. It was very easy to set up a virtual tour of the facility and I was able to get a good idea of what was offered (as I was living out of state). He was friendly and professional throughout the entire process.

UPDATE REVIEW:We just moved out from this apartment and we’re are terribly SHOCKED to find out that they charged us $222.37 for carpet replacement!!According to them they ONLY charged us for the half amount of the replacement cost but refused to provide any receipt/invoice from the carpet company for what they actually charged for the whole replacement.It was a small corner of the carpet that was scratched up and we need to pay for half of the full price??? I don’t think it is fair at all but still paid them because we don’t want to deal with them ever again!!Btw, they told me on phone earlier said this carpet was newly installed in 2019.But when we moved in by December 2020 and I still remember their leasing agent back then told us it was a brand new carpet that just installed right before we moved in, I guess it was a lie then!?Taking back my 5 stars review and I would never recommend anyone I know to contract with them, you can probably find better places to stay within the same budget!———————————————————————We had some really great experience with this apartment and it was awesome!! Especially the leasing agents are so nice, Mayra helped us with our first visit at Arrive and Quynh did an AWESOME job helping us worked through our application. Can’t wait to move in :)

We have been here for only approximately 3 weeks now and the staff is extremely friendly and attentive.I would like to give KUDOS to several staff first.Mayra in the front office was extremely helpful from the time that my daughter and I walked into the place of residence until we departed. She was able to find an apartment for that met all of my personal needs (location, price, move-in date, view, and upgraded appliances). When I came, I was looking to move within a couple of weeks, and Mayra made this happen.Jorge (Maintenance staff) deserves a mention as well. The service of maintenance is exceptional. I placed an work order for my apartment and he came and addressed and fixed the problem not even within 10 minutes of placing the order.If you are looking for a place that has great & caring staff (front office, maintenance, and concierge), quiet & clean residents, great amenities-including rooftop pool with lovely view THIS IS THE PLACE TO LIVE!

Hands down the best property I’ve dealt with from leasing agents to property management. I’ve been apartment shopping for 5 months and from the moment I walked in and spoke to Wynisha I knew this was my best option. Quiet property, maintenance is extremely quick and efficient, and the floor plans are beautiful! Love it here! If you want loud neighbors that play music at 11 pm because the units have built in speakers and management never does anything to address the issue then this is the right place for you. I’ve had a decent stay here when I moved in back in November, roughly around January I made a noise complaint since extremely loud music and bass was going thru my bedroom wall, the music stopped for a couple weeks but then it continued. I reached out to the property manager and they said they “took care of the noise complaint” but that wasn’t the case. Throughout my 9 month lease I continue to have the same issue which I would call their after hour maintenance and request noise complaint. They say they’ll reach out to the courtesy office which never answers, so the loud music continues. It was to a point where the agent can hear the music through my phone.. nothing ever gets done and they will not address the issue. I would not recommend this property to anyone. If I can rate 0 stars here I would.

If you are set on living in the River Oaks area, look no further than Arrive River Oaks. There are a plethora of amenities housed not only in the residential building itself, but literally steps away from the front entrance. The potential of Houston-area traffic is no concern when you have countless restaurants, shops, and activities seconds from your doorstep. The entire site team was immeasurably accommodating to our large tour group and made sure everyone had a great, informative experience. I highly recommend stopping by to find your new home!

My roommate and I would not recommend this apartment whatsoever. Below are the reasons why…When we moved in we were offered a rent concession that they then tried to take back. I had to basically argue with them for them to honor it because we signed a legal form saying that we would get it.My roommate expressed safety concerns to the management office, and they basically told her she’s ok. She would leave for work at 3am and noticed that the security guards were always asleep on a chair on the third floor. She also caught them taking a picture of her.We had multiple car break-ins. I get that happens, but I would constantly notice garage doors that led to the hallways being propped open by cinder blocks. This is a security issue.The fire alarms go off ALL THE TIME and MULTIPLE times a night. The office sends memos occasionally, but they never seem to fix the issue. One time I called them saying that I smelled smoke and the person who picked up the phone said that she would send the office a message and that they’d get back to me by Monday. HAHA it was Friday…The elevators are ALWAYS out of order…very inconvenient when you live on the 7th floor. They would be out of order for days…When we moved out, the office sent us our move out statement, and they charged us $90 for “missing blinds”. It is insane that they literally removed the blinds and then took a picture and charged us for them. The blinds were in great condition and fully functional when we left. We don’t even know how to uninstall blinds..The overall maintenance of the property is below average – mismatched paint in hallways, stains, elevators ALWAYS dirty. For the price you’re paying, you might as well go to a new construction apartment. They have similar rates as Arrive and they are more up to date.

I love living here so far Quynh was the person that helped me with the apartment search. She was very patient and she showed me the many floorplans that they had available and she even gave me recommendations on getting the best unit for me. The service here is great especially the concierge. The guys are willing to even help me bring up my packages and they do a fantastic job keeping the place safe and secure here. Unlike other apartments I’ve never had to worry about break-ins here. I love living here and the shops are very convenient. The amenities are great I would say the only thing I would change is the pool hours to be longer and not many places gives discounts for living here.

Beautiful building, amazing location, and helpful staff. I loved the welcome gifts to make me feel right at home. What would have made this a 5-star experience would have been having more information on where to throw out trash/boxes from the move, knowing about or having easy access to some kind of dolly to move large amounts of stuff from my car to the apartment, and knowing where guests could park and call up for me to let them in included in the welcome communications. The concierge is great, but was not always available when I needed information. Making multiple trips to and from the garage carrying large items, grocery, etc to my apartment was tiring. Also my dishwasher havent drained properly and was full of water when I moved in, and I couldnt get it fixed right away. I had a lot of dishes that needed washing after unpacking from an overseas move, which I had to hand wash and air dry. Normally not a problem, but with everything combined it would have made things a little easier.

Arrive river oaks is an amazing community to live in! I really appreciate wynisha and sheyla in the leasing office for always proving great customer service. Miguel, Ceasar, and Marlin in the maintenance team have also been so helpful and professional. Definitely recommend Arrive river oaks for your next home!

I have been living in this apartment complex since 2015. There are many things that make me enjoy living here. However the top reason for staying here is the excellent maintenance team that create unbeatable convenience and hassle-free life for the residents. They are always very prompt in their response and extremely professional. They usually take care of service requests on the same day. In particular Jorge and Miguel are outstanding in what they do. They go out of their way to help the residents and make sure their needs are met. I will definitely choose this apartment complex if you are looking for great hassle-free environment.

I just moved in, but everything has been great so far. Beautiful views and amazing amenities (Gym and pool especially). The community even has really fun events and the restaurants around the apartments are amazing. The units are well designed and very comfortable and my roommate and I have had no trouble asking for help from the leasing managers like Quynh, Braxton or individuals on the maintenance team. The concierge service is very convenient as well. I have to take my dog out late sometimes and I have never felt unsafe while on this property. Everything you could need is in close proximity to Arrive River Oaks like H-E-B, Trader Joe’s, Target, The Galleria, etc. Would recommend this property!

Living at Arrive River Oaks has been wonderful. My residence is literally in the middle of everything in town. There are cute restaurants and shops downstairs and there is always an event happening in the building. The staff is super friendly and nice. The building is well kept, maintained, and clean at all times. Whenever I have a maintenance issue they come right away! I love it here!

My mother, who is looking for an apartment came in to get information on a floor plan she fell in love with. We were greeted and instantly fell in love with the staff. Our leasing agent Coleman(I believe) was very informative. I would of thought he has worked there forever but he had only been working there for 2 months but he answered every question and just very knowledgeable all the way around about the property. Very nice property!

** Stay Away**For any working professionals or family’s looking at leasing here, recommend looking elsewhere. This place has numerous issues ranging from management not taking any accountability for there actions and mistakes. To theft and burglary every other month in the parking garage. Vehicles are consistently being broken into and vandalized with no change from management. Along with fire alarms consistently going off in the middle of the night and day. Making it extremely difficult for children to get sleep and wake up in the morning specially on school nights. As a working professional working remote is extremely inconvenient when you have fire sirens going off in the middle of meetings. All this can be verified with the local fire department records. Having packages delivered is a nightmare having to consistently scavenge through the package room and having packages returned or misplaced by concierge. Concierge will sign your name instead of there own or the buildings. Making it extremely unprofessional when having confidential documents and packages delivered that require signature.

I have lived here for almost a year. I absolutely love it. All the staff, Jason, Quynh, Eric, Daniel are extremely responsive anytime items are brought to their attention. They fix things immediately and always follow up to make sure they meet expectations. They plan fun activities throughout the month and and always stay on top of everything. Not sure if Quynh is management but she should be along side of Jason. She is a true asset to this company. You can feel the love and respect for our community everyday I come home. Ive been living here for several years now and have seen the property ownership change. I must say that throughout that time, the maintenance team has continued to never let down. Wilmer always comes through promptly with requests for maintenance and such, and he always does a superb job with things. Always super nice and easy to talk with about the problem/solution/etc. I also had a few issues that needed attention, and so was able to work with a few other maintenance technicians here last week. Erick Reynosa was a super big help with installing and setting up new washer and dryer units, as well as helping with the ceiling fan installation. Julian came by same day of request to repaint the front door, which had been scratched up a bit...super nice guy and always provides great customer service. Another newer maintenance tech, Eric Arquiz, has been by a couple times to help fix repairs with a couple issues on the patios. He is a very friendly guy and always nice to chat with while he does the repair with utmost attention to detail. Ive also worked with Daniel on several occasions over the years, and he is also always great at finding a way to solve problems that are not super clear with solutions and options to go with. Super friendly guy and always has a smile on his face and great positive vibes. All of the maintenance team here work really well together, and also as individuals. I think it is clear that they cross-train well, and they really take care of their stuff. Karlos used to support this location, and he was also a great one that helped me on numerous occasions. I think he is at another property now, but I definitely always appreciate his ability to update on timelines and such, for more involved repair projects, building maintenance, etc.Thanks to all of you for your hard work every day! We do appreciate what yall do here to keep everything up and running and looking nice!Regarding the leasing team and management, I also want to point out that Heather has been here most of the time Ive lived here, and she is always super helpful. Even when things go wrong, she continues to work to find a solution that works for everyone. She and Jason were super helpful in assisting me with transferring to a new unit (requested on new years eve btw!), and I really appreciate their help with everything. Always a pleasure working with both of them, even when I know theyre crazy busy. Ive known Heather for a few years now here, and I always know I can depend on her with anything I need to get done here at the community. Have enjoyed living here almost a year. Love the location and being able to walk to many restaurants/shops. The new owners planned and have begun work on upgrading several of our amenities including the gym. When maintenance issues arise, they are quick to respond and courteous. Went to leasing office recently to discuss renewal options. We found Sam to be friendly and knowledgeable regarding the apartment floor plans and location options. Quynh stepped in and happily answered questions when Sam was unavailable. Nice teamwork!

Incredibly happy that we moved to Arrive River Oaks, a classy place to live! The quality, location, convenience and amenities of the building are outstanding and are matched by the professionalism of the leasing staff (Samuel Carlson went the extra mile to help us and was extremely professional and responsive with all of our questions and moving needs). This is one of the best decisions Ive ever made! Zero regrets, only satisfaction!

I was looking at this place to call home as I am relocating to Houston. The thing I found interesting during the application process is a $250.00 admin fee on top of your rent, deposit and application fee. I have never heard of anything so ridiculous in my life. Here in California (where everything cost an arm and a leg) we dont have such fees. I asked one of the persons at Arrive to explain what the admin fee is for and they couldnt. Sad to say I had to make a hard pass on this place.

I have been staying at Arrive River Oaks for the past month, and I have to say that is has been amazing. The leasing staff is AWESOME and help me with every question I have, and the concierge staff was very attentive when I moved in. Its been a great experience at Arrive so far! The apartments are in a great location, everything seems to be a 5-10 min max drive away if its not within walking distance. Quynh and Sam have been awesome in getting me settled with my move as both of them have been extremely kind and professional with any assistance I needed. I love how professional and kind the maintenance staff is here, always making any requests a quick and easy process. Only reason for 4 stars instead of 5, is I wish there was a way to make the dog owners here more accountable for not picking up after their dog in the dog park. The rest of the amenities are incredible. I would definitely recommend ARO to anyone looking to live in Houston.

Wynisha the leasing agent was spectacular. In my 55 years of life. She was the best Housing Service provider I have ever met. Let say this. I have been in housing development for over 30 years and manage more than 4 billion dollars annually. This person represents your company very well. One more thing. SHE WAS A TEAM PLAYER WHEN IT CAM TO COORDINATING OTHER STAFF TO HELP WITH THE PROCESS.

Lived here for 3 years. Search for lowest ratings first for actual reviews. Id read the negative reviews and look at the pictures here and on Yelp before leasing. The property gives points for Google reviews, so positive reviews arent very trustworthy.We noticed significant decline since Jason Williams took over. Stolen belongings, break-ins, mold, and constant fire alarms. I tried getting in touch with the regional manager for months, Tammie Love, but she was unresponsive.Other apartments in the area that are great are Alta and Novel River Oaks. However, if they are good at one thing its responding to negative reviews:

Quynh is the best leasing manager I’ve ever met. She is very professional and organize. I’ve been here for a year and I just renewed for another year. I just moved into the community last week and so far I am all-around impressed. It seems like the leading staff have a pulse on the needs and wants of resident in the community. Today they introduced valet trash service, which is great because the trash shoots are pretty far away. They are in the process updating the gym, lounge and pool area. I am glad to see they are investing $ in the resident experience.I was a bit hesitant about moving in after reading some older reviews, but I am glad I took the leap and signed. The leasing staff have been extremely attentive my needs and questions. The value in the community is very good as well. I gotta thank Quynh for the warm welcome into the community, and for going above and beyond to provide top notch customer service at every opportunity!

The Arrive is a wonderful place to live! From the maintenance crew - to the leasing office - everyone is always willing to help and work with you on anything you need. Ive sent three urgent emails regarding my very urgent situation since moving there 3 weeks ago. If I dont hear from the property manager Mr J Richards within the next day I will go public and my next review that I am trying desperately to prevent.

Really like my 1bedroom specious apartment with lots of natural light.But wanted to say few words about amazing staff here, always friendly and welcoming. Manger here went above and beyond to get me moved in within a week.During my stay here I had some issues with my car and all staff I spoke to where so helpful specially Emanuel or Meggal (I forgot the name) but he came to the rescue so I wanted to say how thankful I am for super friendly team that works here!

Just moved in yesterday! Wynisha was so helpful with all my questions. She got me in quickly, I had a bad experience with a different complex. Wynisha made me feel comfortable and welcomed at Arrive river oaks . I recommend asking for Wynisha, shell make you feel welcomed , answer all your questions and get you in quickly. I love it here!

I have nothing but good things to say about this property. From the central location to the abundance of nearby amenities, you really can’t ask for anything more when it comes to an apartment community. I recently worked with Sam in the leasing office, and he is by far the best leasing agent I have ever worked with. He consistently maintains an impressive level of professionalism and will go out of his way to make sure you are completely taken care of. My moving and apartment hunting situations were both very complex, and Sam did everything in his power to ensure that I secured a unit that fulfilled all of my unique requirements.

I had the plessure of having sheyla as my leasing agent. She was very patient and helped me through the whole application and move in process. She is great, definitely recommend Arrive River Oaks.

The application process was straightforward, and Obed in the leasing office has been very responsive and helpful! Haven’t moved into the apartment yet so can’t speak to the experience of living here, but so far have had positive interactions and am looking forward to my stay!

After living here for a year, I will never return to a Trinity property. Management/leasing at Arrive is rude, holds no integrity, and does not care at all about their residents. This complex cannot be deemed “luxury” because of the fire alarm that continuously goes off in the middle of the night for hours at a time. Tenants are sleeping in their cars after paying thousands a month for a place to call “home”. We don’t feel comfortable leaving pets home alone because of how often it goes off, and I can’t imagine having children here. The hallways look more like a Motel 8 with flickering lightbulbs, or no light at all. Units are outdated and not renovated. Any concern that we’ve brought up to management has been either brushed to the side, or not answered at all. There have been multiple car break ins while “security” is on site. I’ve seen the security guards sleeping multiple times on duty. Leasing won’t even acknowledge you when you walk in the office. They give you a dirty look and don’t even bother to say “hello”. We got 8 weeks free when we signed with an apartment locator and leasing tried to take it away without notifying us. They just charged us. When we brought it to their attention and showed them our signed addendum, they still tried to tell us no and offer a “free parking space” instead. Parking is already free, unless you want a reserved spot. Now after moving out, they are still attempting to wrongfully charge us for items THEY have removed from our unit without our consent or knowledge. Arrive is a living nightmare, and the staff is worse.**beware: any 5 star review you see with a name of a staff member attached is not a true depiction of the apartment. I fell for this too as the leasing staff begs you to make a 5 star review and mention their name because they get paid extra for each good review that mentions them.

I am looking forward to living in my new beautiful apartment at Arrive River Oaks. The property is beautiful, the amenities are state of the art, and the leasing office is responsive, professional, and friendly. Quynh took the time to understand what I was looking for, went above and beyond to find floor plan options to show me to fit my needs, and when a nicer apartment with a more convenient move-in date became available at a great price, Quynh gave me a call and helped me switch my lease over. I have never had such excellent care and service in any industry let alone Residential Leasing! A huge Thank You to Quynh and the ladies at Arrive.

My fiancé and I have been at Arrive River Oaks for about one month and it has been a great experience. Sam and Quyhn have made the process very smooth since our move in. Especially since we were moving across the country. They have both gone above and beyond to meet our requests. The building is in a excellent location with a lot do and eat within walking distance. I recently moved to Houston and decided to rent an apartment at Arrive River Oaks because it had the best reviews out of all the other apartments I researched and because of its awesome location (if you are close to Trader Joes, Whole Foods, bars, and restaurants then I am sold). The experience of moving to Houston and moving into Arrive has been tremendous and smooth. Quynh Do has assisted me from the very beginning in being reliable, friendly, and accommodating. Quynh was the absolute BEST. The Concierge, Nick, was also extremely helpful once I moved into Arrive helping me with my packages and even giving me tips about the City.The Concierge Manager, Larry, was also extremely helpful. He really provided me with all of the necessary information that assists me in living at Arrive. Larry is my go-to person for all matters. He is always helpful and friendly.I am excited about my time at Arrive.

I have enjoyed living at Arrive River Oaks for a few years now. After Trinity Property Management took over, the biggest issue that I had with the building (the doors would lock all the time and could not be opened) was fixed. They have made a lot of positive upgrades to the building. I would like to give special recognition to Quynh who has consistently helped me out when there has been an issue. She is extremely reliable and is always willing to help, fixing any issues that have come my way. She is amazing and really a joy to deal with. Thank you for all of you help Quynh!

Recently moved here and have enjoyed the community. Location is very convenient. The best thing has been the staff and leasing office. My girlfriend and I made an impromptu stop here before going to some scheduled tours later in the day. Even though we came in without a tour scheduled, Sam saw to us right away! Sam was super knowledgeable about the entire complex and was able to answer all of our questions. We were blown away by the community and amenities. I hope to sign here ASAP (there may be a conflict with my desired move in date and when the unit I’m looking at comes available—but Sam said he would work with the manager to help me out!). I’m very impressed by the staff here and can’t wait to make Arrive my new home!

Great property with incredible amenities. Lots of restaurants and shopping on the property and a lot more within walking distance. The 24/7 concierge service is excellent. The leasing manager, Quynh, was accommodating. She gave us a full tour of the property and provided great information about why living at Arrive Riveroaks would be an excellent experience. Management is great about communicating proactively with the tenants. Love it!

I love love love living here not only is it gorgeous,clean,comfortable, and convenient. The staff that they have are the real highlight. Mayra, Quynh, and Heather are so friendly, efficient, and accommodating. I feel like I ask for something everyday and they are always available with an informative response. I moved in to my new place over the holidays with my biggest issue being an app that I didnt know how to download. It was a document that I needed for my renters insurance Heather stayed with me for an extra half an hour while I tried to remember my user name and password. She was super nice and remained patient with me through the whole process. Mayra and Quynh were also extremely helpful. I moved from one unit and I really needed to be discreet. Mayra and Quynhwere very quick in expediting all paperwork, and showing me every apartment that would fit my needs twice. They maintained complete professionalism and confidentiality with me during my journey. The maintenance team quickly made my new home ready for move in, and I know that I can trust them fully. Arrive River Oaks is a gem. From my tour with Mr. Alvarez, through the application process, and moving into my unit, the experience has been a good one. The community is one I appreciate as the property is well kept, neighbors are pleasant, and its location is a bonus. Mr. Alvarez worked diligently with me to find the most fitting apartment as I was moving from Austin to Houston. He most definitely made the moving proces a lot less stressful through his willingness to be of service. I am glad to have Arrived in River Oaks!

Lived here for over 2 years. Love the place! Awesome location, terrific amenities, great leasing staff, good neighbors, central to everything.Special shout out to the maintenance crew. Once my AC was out during the middle of the night and Jorge came out Sunday morning, 7:30 a.m. on the dot as promised, on his day off, to come fix the unit so I would not be without air. Who does that? Two thumps up! 👍👍

We love love our apartment, the location and how well maintained the buildings are. What really impressed us were the leasing consultants, Braxton, Sam and Quynh went the extra mile to make sure we got the unit we wanted, they ensured that our apartment was clean, and checked with us if we had our electricity ready the day before our move in. Braxton gave us a really nice and detailed tour. Sam was always friendly and professional when we came back to sign our lease. Quynh checked our apartment the day before we moved in and made sure it was clean and ready. They were very thoughtful, friendly and are generally happy people. We used to live in other part of town that is really nice too but the leasing agents were not near as great as these bunch. That what makes us appreciate the personal touch.

I am writing this at 2:36am as this is over my 20th time in the span of 1 1/2 years being forced out of sleep due to faulty fire alarms. This has been such a relevant unfortunate phenomenon, that I have to leave this place a 1 star review, after it’s left me severe PTSD from any fire alarms. I go to bed at night with true anxiety, so I’ve grown accustomed to sleep with headphones by my bed, especially because it is the loudest in the bedroom. Not only does this fire alarm give me severe PTSD, but now I can’t even trust this joke of an apartment. How will I know when there truly is a fire? Instead we get false alarms and everyone gets to sit on their balcony at 2am in pajamas and laugh about this waste of money we are paying every month. This is a true danger and shows severe lack of security. Fire alarms can happen from 2am, to then repeat again at 3am (which is common) to really help kickstart your morning. I can’t even trust my “home” anymore as yesterday at 8:31am during the midst of my interview, I had to reschedule in embarrassment. One of the only pros of this place is the location in the heart of Houston, but besides that, this place is a shell that gives false sense of security and trust. From horribly loud regularly recurring fire alarms, to car break ins and garage theft, it saddens me to leave this apartment 1 star.

I recently signed a new lease at Arrive. Quynh in the leasing office helped me through the leasing process. She made everything very easy and was great to work with. I really like how she is so quick to respond to emails and address any questions or concerns that came up. Looking forward to living in my new apartment.

The property is amazing, the floor plans are beautiful and the location is just perfect. Mayra was extremely helpful and answered all of my questions and went above and beyond trying to accommodate my needs and dates, but sadly the floor plan that I was interested in was not available for said dates. Its a shame, Arrive was my first choice. Will definitely try again once my new lease its over.

So far our experience has been great. The move in experience was wonderful. Quynh took us on an in depth tour of the place and several apartments. Moving in was easy with the reserved freight elevator. Haven’t used the amenities yet but they look clean and amazing!!!! 2 peloton bikes! Our apartment was very clean upon arrival (unlike our previous apartment experience elsewhere) and they even had a bottle wine waiting for us in the fridge. Quynh kept checking in on us to make sure everything was going smoothly - she’s so helpful & friendly. I look forward to spending the next 14 months here.

Arrive River Oaks wasted weeks of our time reviewing an application and denying it due to “discrepancies”. We tried to talk to them to resolve whatever inaccuracy there may be. They first refused to go into details. Finally, they shared that it was not possible to confirm where my partner works. This is obviously ridiculous. They then refused our attempts to provide extra documentation or an opportunity to speak with her supervisor to confirm where she works. Do not apply unless you want to risk losing money and time.

I recently moved here and my experience from start to finish was seamless. Apart from a great location, the staff matches it. Wynisha and Sheyla were amazing help. Super sweet ladies

He showed the property and a few different units and I instantly could see it being a place I wanted to live.
