Im so grateful to have called Arrive Upper Kirby home for six incredible years!The staff is truly what makes this community exceptional - Armando, Quynh, Lynn, Raul, Wes, and the entire front desk and maintenance team provide top-notch service with a personal touch.We originally chose Arrive for its safe and secure environment, but it was the warm atmosphere that made it feel like home. During our time here, we formed lifelong friendships and unforgettable stunning sunsets every day!Although work has taken us elsewhere, we still stay in touch with the staff and friends we made. I hope everyone who lives at Arrive has a similar experience. Thank you for the memories! ❤️

My wife and I have lived here for 5 years and we can’t say enough great things about Christina at the front desk. She always goes above and beyond to help us - sometimes with pretty random requests - and she always helps with a smile. She is one of the important reasons why we love living here so much. There are a lot of fake reviews on here:I have had multiple terrible experiences with the valet service at this property. They are extremely unprofessional, selectively choosing which cars and guests they want to valet. Many of my guests have complained about their rude behavior, and to make matters worse, they barely speak English, making communication difficult. On multiple occasions, they have even turned my guests away from using valet altogether, which is completely unacceptable.When I brought this issue to the property manager, Armando, he completely dismissed my concerns. Not only did he fail to follow up or intervene, but when another issue arose, he was incredibly disrespectful in both his tone and attitude. Instead of addressing the problem, he walked away, stating, Youre getting a lease violation; I don’t have to deal with this. This kind of behavior is unacceptable from someone in a management position.Additionally, on one occasion the floor smelled like weed, and instead of handling the situation properly, management started entering tenants apartments without permission. I know this firsthand because I have cameras both inside and outside my unit, and I caught them doing so—despite the fact that entering without permission is a direct lease violation. They are only permitted to enter for emergencies, and a weed smell does not qualify as one.The only competent and professional person in management is Quin, the assistant manager. She should absolutely be the property manager, and I know other residents feel the same way. Due to the blatant discrimination and mismanagement by Armando, I am now forced to take legal action.I do not recommend this property to anyone who values respect, professionalism, and proper management.

Cristina at arrive upper Kirby not only is knowledgeable, detail oriented, and diligent at her job. But she also wants to best for tenants. She caring and also great at her job! She’s the reason everything is stays together.

Say enough great things about Arrive Upper Kirby! The community is not only beautiful and well-maintained but also feels incredibly safe, which is a top priority for me. Mariame has been absolutely amazing—she goes above and beyond to ensure resident feel comfortable and taken care of. Her professionalism and warm personality make all the difference.

I’ve had such a great experience with the management team here. They are always responsive and ready to help, especially Quynh, who consistently goes above and beyond. Marlon and Julian have also been amazing—both super friendly and quick to resolve any issues that come up around the house. I truly appreciate the effort and care they put into making this a comfortable place to live!

Quynh is amazing, approachable, find me a unit that I wanted. Valet team has been wonderful. Anything that’s going on with the unit Diego, Julian and Daniel have been great when it comes to addressing issues in the unit. Armando and Lynn are also very helpful and friendly. The best !

Quynh was so nice and helpful. She showed us all the amenities and walked around the entire property with us. She is funny, sweet and easy to talk to. I would recommend her to anyone looking to rent an apartment. She answered all of our questions and offered us lots of information and resources.

Marlin came to my father apartment and did great work. he was very professional, and kind . he made sure my Father was satisfied before leaving. Definitely recommend Marlin ! And Julian was great also. Those two are such great staff members, they make this company amazing!

Have been living here for A month already and I absolutely love this place currently live in one of the townhomes on the bottom floor and they are beautiful. Quynh Was especially wonderful and helping us find the townhome as well as making sure all our moving process was easy. She was extremely responsive with The entire process, And made sure any maintenance issue was handled within 24 hours Which is extremely impressive for such a large building. She was also extremely professional and timely with anything that needed to be done. I’m extremely excited about living here for the foreseeable future.

As an Amazon delivery driver, Ive had multiple unpleasant experiences at this high-rise apartment complex, specifically with the concierge staff. One concierge in particular has repeatedly treated me with blatant disrespect, using a condescending tone and demonstrating what felt like racially biased behavior. While I always strive to be professional and courteous, it’s disheartening to be treated unfairly while simply doing my job. The environment created by this kind of treatment is hostile and uncomfortable, and it seems the management does little to address such discriminatory behavior. If this is how they treat delivery personnel, I can only imagine what residents may experience. I would advise anyone considering this complex to think twice

Mariame, Arturo, Manuel amongst many others have made my experience living at Arrive incredibly convenient and pleasant. They are so polite, welcoming and kind!

Booked an appointment to view. Made time out of our busy schedule. Drove over there. They were double booked. Saw the leasing agent leaving the office with another couple and when we said we had an appointment they just said they were helping someone else and walked off. Sat there waiting in the lobby for 25 mins and then gave up. When we told the concierge we were going to give up she just offered to reschedule… no thanks!

Beautiful property inside and outside even more beautiful souls in management. Quynh is amazing she goes above and beyond to make sure you’re comfortable, and explains everything from touring, leasing and if you become a resident. The management here is top notch. Quiet building and luxury at its finest

Toured this property with Quinn twice. Both tours were amazing. Quinn has elite customer service, you can tell she truly does love what she does and believes that Arrive is a beautiful place to live. On our second tour The property manager even played the piano. I didn’t move here because of the lack of closet space none the less I Definitely recommend this place.Thanks Quinn

Julian, Marlin and Quynh were super helpful to me today. I’ve been unable to change the channel on the TV’s by the grill and the and in the club house. I brought it to their attention and they did not hesitate to walk with me to the 6th floor and fix the problem for me. I really appreciate the help.

My wife and I lived in Arrive Upper Kirby for 6 years. We moved to another state, otherwise we’d still be living here. The day before we were flying out, we spent one night in the guest suite at Arrive.We had to leave at 4;30 AM and things were rather hectic-I forgot my wallet and money clip with all my credit cards, insurance cards and money.I had my passport so we could still make the flight.We had barely landed when I got a call from Quynh Do letting me know that the housekeeper found my wallet and money clip, and all was safe. Got it overnight FedEx and she saved the day and my life.I must say that Quinn, Lynn, Concierge and Armando our manager made our lives very easy at Arrive Upper Kirby and we already miss them.

This is an amazing property. Qyuinn made sure that my client was happy by leasing her a unit with the best view. She was super patient and even measured my clients space to make sure everything would fit. The entire staff including maintenance is amazing. I would most definitely recommend this property to anyone that wants to live in Luxury.

Im a homebody and a work from home artist. Lived here for about half a year now, and will likely renew at the end of my lease. If youre looking for an apartment complex that gives you freedom from inconvenience then I would highly recommend living here for the walkability, staff, and security. Power didnt even go out for more than a couple minutes during Hurricane Beryl.

Arrive has felt like home from the moment we walked in the doors! The views are amazing, but the staff is even better. We are so thankful for Armando constantly checking in on us, Lynns sweet welcomes at the front desk, Lao and Luis for not only valeting our cars but saying hello and goodbye every time we leave, Santos, Rose, Maria keeping the building sparkling and Julian and Daniel for helping us with any maintenance issue we have quickly and efficiently. The community and staff are unmatched. I would 10/10 recommend living here!

We have had an amazing experience leasing an apartment at Arrive Upper Kirby. From day one, Quynh’s professionalism and friendliness made the leasing process smooth and stress-free. She was very knowledgeable about the property and answered all our questions with enthusiasm. I appreciate the excellent customer service and highly recommend this building because of her.

Lynn is extremely helpful and does what she can to help everyone she sees come through the building. She makes all my guests feel so warm and welcomed, I genuinely enjoy her presence and brings me joy on the days I feel like the outside world is too much. She makes arrive upper Kirby feel like a real home. You can always count on her for anything, she always gets it done and goes above and beyond for anyone and everyone.

The staff here is great! The response time is always prompt and they are always willing to go above and beyond to help the residents. The maintenance team, specially Daniel, is top notch. Everything is taken care of quickly and efficiently which is specially important when its an urgent request. The team at the front desk is also incredible (specially Lynn who is the best and super sweet to everyone)! Even my pup loves saying hi everyday since she gets special treats.

I just wanted to say thank you to the maintenance team, Daniel and Juan specifically for helping with my concerns. They were a delight, friendly and fast to resolve my concern.As a new resident its important to me that maintenance is effective. Maintenance is the pulse of residential apartment living. Those two have been superb!My entire experience thus far has felt first class from the staff, to the environment. Ive lived at a few other complexes before moving here and by far, its been my favorite!

I’ve lived at upper Kirby for 5 years and the service is incredible — from amenities to the location to the staff. Two people in particular have exceeded my expectations — I am very impressed by the personal care and attention that Quynh and Armando deliver when I have expressed any concerns. I continue to turn to them both for their help and call Upper Kirby home due to their hospitality!

Living here feels like home, thanks to Jessica, Lynn and Quynh. They are always smiling and ready to help whenever I need it. The location is excellent, with Whole Foods and lots of shopping and restaurants within walking distance. I love it here and definitely recommend it as a great place to live.

This place felt like I had found my home. I’m still sad we won’t be moving in! Quhyn was amazing to work with. She went above and beyond to make me feel comfortable. Ultimately it came down to the pet area. I didn’t want to walk outside of the building at night or go through a parking garage. If they only had an amenity level dog area! I told her to contact me if they add one. I’d move there in a heartbeat. Ultimately we are moving to Aspire Post Oak. Other than the pet area, this is THE most beautiful place in Houston. Windows are to die for! Management is top notch as you can see from all the great reviews!

Recently toured this community. The building speaks for itself, but the level of customer service provided was top notch. The leasing professional spent quality time with us without the feeling of being rushed. The Manager also made a point to come out of his office and introduce himself during our visit. Outdoor space was phenomenal! This is certainly top on our list.

This is the best place to live in Houston and it’s not even close! The location along with the staff is the best. If your looking for a place to call home in Houston you have to visit Arrive Upper Kirby. Make sure to ask for Quynh! She is professional and very knowledgeable about the building and will not leave out any details throughout the process. The maintenance staff has a very quick response time. If you live in this building you know how important Danial is to getting things done! I don’t write a lot of reviews mainly because I’m busy like everyone else or it slips my mind because of something with work but I feel the need to let people know about Arrive. I looked at 20 apartments (half facing the pool) until I found a west facing apartment with floor to ceiling windows where I can watch the sunset everyday! This is the place.

You don’t just return home, but Arrive at this residential community! From the onset of my visit, the leasing manager - Quynh Do was exceptional. In fact I, was merely browsing high rise locations but her knowledge of the property, highlights of the benefit offerings, and superb customized experience is the sole reason I shifted from looking to leasing and even an upgraded unit! The process from leasing to move in was seamless. Quynh Do went above and beyond to assist me with the simple things that made a world of difference, she aided me with set up of my move in (reserving freight elevator), guidance and recommendation for setting up utilities (that enabled me to get the best utility rate), finding rental insurance (and even went so far to save me value here)! Even after signing the lease, she has remained dedicated in her commitment to making this move effortless and feel like a community. Though that is not all, the concierge, valet are all welcoming, helpful each and every time! Julian and Daniel (both exceptional Maintenance managers) came in day two just to check that everything was set up properly and they even showed me some pointers to make my unit feel like home. This is a property where the staff truly make the difference and will enable you to have a great living experience. I would highly recommend this property!

We have had a 2nd home here for over 5 years now. The maintenance is very responsive and we love dealing with Armondo. He was our leasing agent when we moved in and we enjoy the fact he is still her in management now.

Im currently on my third renewal term. Best high rise in Houston. Staff is extremely hospitable (especially Lynn, one of the concierges), quick responses to maintenance requests, beautiful design and finishes in the units, the amenities are above par, resident events fantastic, and best of all, there is a strong sense of community here.

I want to comment on the maintenance staff. The maintenance staff at the building is terrific! Usually, Daniel and Julian are the ones who take care of my apartment and they always do an amazing job as does all the staff at our building! They usually show up immediately after sending in a maintenance request and things are often fixed the very same day. Scott

What a beautiful property! Very impressed with the welcoming staff. Hard to beat the size of the apartments that also include modern extra tall doorways (personal favorite) and clean finishes. The view from the rooftop community space is equally hard to beat, especially on a clear spring day.

This high rise is so first class. All the staff is great, esp Lynn and Jessica. The grounds are amazing and the pool is amazing.

Arrive Upper Kirby is a breathtaking property in a gorgeous, desirable location. Youre a minutes walk away from high-end shops, dining, and amenities - even outside of the property. The entire site team was friendly, informative, and had amazing energy, despite giving numerous tours every single day. I would highly recommend this community for anyone looking to call Houston home!

I just came here to visit a friend and usually I don’t like these type of buildings, but the way this one is set up is pretty nice,And the views are my favorite part.Not too sure about any specifics on the place for anyone looking to rent here, but the aesthetics are very nice.

The greatest part of this community/property is the attention to detail; specifically the little things. For example, the engineering/maintenance department. If I ever need something fixed, modified, or corrected, Daniel and Julian are always quick to solve any problems that may arise. If the pool needs heating, theyre on it! If an appliance needs fixing, they get it done, and its always with a smile and the utmost professionalism! Great job guys!

This maintenance request was handled seamlessly. Marlin came less than 30 minutes after I called. He knew exactly what was wrong, fixed it. He also made sure that he cleaned up after the job was complete.Marlin handled everything with complete knowledge, efficiency and professionalism.

Quynh was so friendly and kind. She did a fantastic job showing us the property. We were going to look at other places but she sold us on Arrive. In addition, she made the whole process of renting the place smooth and easy. Enjoyed dealing with her.

My girlfriend and I toured Arrive Upper Kirby and we loved it. The community is beautiful, the concierge Larry is phenomenal and welcoming. Quynh in particular was very pleasant. She’s patient with all of the questions that me and my girlfriend had, and took her time showing us around. Arrive Upper Kirby is definitely somewhere I could see us calling home.

Lots of fantastic options here & a great team to assist you. Lynn Guevara is always a ray of sunshine. Raquel as well. Quynh is great to work with, courteous, & follows through. Armando likewise is fabulous. The remainder of the front desk and the maintenance team are amazing & responsive as well.

Armando and his leasing team at Arrive Upper Kirby were incredible to work with. My clients’ arrival was pushed back due to timing issues with their current home closing and Armando was so understanding and flexible. They are honest and transparent about pricing and make the leasing process SO easy. The valet, concierge, and management are so friendly and went above and beyond to accommodate my clients’ needs. I can’t say enough good things about this residence! 5 stars!

Staff here is extremely rude and unprofessional. I have witnessed how poorly they treat some people which in my opinion is unacceptable. The office staff is a bad reflection of this property and the company. Please remember, you are just a leasing office employee; be humble.

This is by far the worst community I have ever stayed in.-The parking situation is horrible. Only allowed 2 guests to valet and barely any assigned parking spots for residents.The valet team is one of the only few good things about the community.My Storage unit located in parking garage broken into 2 different times and cameras were still not installed.nothing was done to prevent it from happening.-Horrible community and worst property management run by Melissa Crowell that only worries about the bottom line rather than residents.-Trying to impose paper policy wanting residents to dispose of empty boxes to the first floor when the mounted sign in the trash room says to leave it there to be picked up. Management says they dont have the budget to hire someone to dispose of them.There are too many other places that you can spend 5700 a month and get normal perks that comes with a luxury community. I dont recommend it to anyone.

UPDATE: After reporting threats of physical violence and the racial slurs geared towards me on this property. It has become apparent that the manager (Melissa Crowell) couldnt have cared less. Instead of acknowledging any wrongdoing, Melissa has attempted to find reasons to justify my treatment and even went so far to exaggerate those reasons. This type of behavior is deplorable. I dont usually write bad reviews, but because of severity of this situation. I felt an urgent need to warn visitors and potential residents. I have value and make an honest living. Melissa and her valet driver cant convince me otherwise. YOU DID NOT WIN!---------------------------------------------------------------------------------------------------------------------(DO NOT USE THEIR VALET SERVICE). On Tuesday 25 February 2020 @ approximately 1:15p. A valet driver stood behind my car as I was trying to back up (as I was following the instructions of a female valet driver). He proceeded to curse me. It was beyond surreal, but didnt end there. As I was walking towards the front office, he used a residents car to threaten my life. He revved the engine and began speeding towards me. I wanted to report the incident to front office staff, but they were all preoccupied with other people and my outrage was too fresh to the point I feared the distraction it might have caused. I also believe that the worst of the bunch is a reflection of the overall mentality of an establishment, for if they truly cared about their reputation, people like him would have been weeded out long ago.

Absolutely stunning property with vast amounts of natural lighting. Armando, the assistant community manager, flashed the available floor plans on the conference room tv screen and then transitioned into the tour like it was a form of art.

I just moved out to move to another city. I love this place and will definitely come back when I move back to Houston. Quynh is amazing and very helpful during my move out process.
