I applied to this property due to personal circumstances, without touring it first—ended up losing $250 in the process (but that’s okay). The only real draw for me was the 8 weeks free offer, and the location, which is fantastic. Unfortunately, that’s where the positives ended.When I visited, I was greeted by an angry tenant at the leasing office and had to wait in the common area. I’m actually glad I did because I quickly realized how poor the noise reduction was—you could hear everything, even people on the treadmill. The conference spaces were small, the lobby amenities felt dark, and the floors throughout the property were heavily scratched. For the price they’re asking, it didn’t seem worth it.Luckily, I found another place in the same price range, but with more space and better amenities, including a dining area. For transparency, I’m a realtor but didn’t mention it during my visit because I wanted to experience how they treat potential applicants firsthand. Overall, I’d advise doing a thorough tour before committing!
Whitney (Manager) took great care of me she went out her way so show me multiple units I would find interesting. I’m very grateful for the entire leasing management team. The job is not easy or relaxed most days. Most days they’re hit with back to back appointments. So shoutout to them for accommodating everyone the best they can while providing exceptional service to future residents and current residents simultaneously. Thank you guys
I can-not say enough great things about this property and moreover the TEAM that maintains and keeps everything flowing here. It truly is a well maintained-welcoming and Family like environment. Each need or query has consistently been met with a smile and complete follow through. Each employee in the leasing office is a go-getter and Strong Leader. We are SO Thankful for each of them- they do an AMAZING job!!! Kudos to all!!
Maria is amazing! She was so professional, personable, kind, empathetic and in helping me go through the process of leasing. I had a great experience working with her and the team. She goes the extra mile to help you and makes sure she gets you what you need. She treats every client with dignity and respect and genuinely wants the help you. love it here. My neighbors are quiet, and also very helpful. I will be here for a very long time.
If you like to party this is the place for you. People bring the largest speakers they can find and invite 20-30 people to come party at the public pool they have here. I can’t even answer my clients calls sometimes.. it’s kind of embarrassing. I called the office staff and they didn’t do anything. After living here for years I’m finally fed up. Staff used to be great here years ago before they changed management, Kayla is the only one who has helped in the past with any concerns…If you all don’t believe me look at all of my previous Google reviews. They’re mostly positive. And I wish I could give a positive review here after living here so many years. It’s gotten really bad. They might reply to this review to seem like they care. But if they did really care they would call me directly and fix the issues that I’ve called and emailed them about. It’s not too late to make the community better. Or maybe they don’t care I don’t know.Update: The new management (Evolve Living has done a great job of cleaning up the property and alleviating most of the issues that were caused my previous tenants. Those tenants no longer live here. Security has improved as well as the cleanliness of the building.
I toured the apartment complex with Ianyah and she was so kind, helpful and informative! She was prompt to our appointment and ready to answer any questions I had. I loved the amenities of the apartment complex and the unit was thoughtfully made. This has been one of my favorite properties to tour and I look forward to applying!
So weve been here a few months and, while there are pros (mainly the cost and the location), the cons are really outweighing them at this point. It started when we moved in and we began having sinus issues, to the point we were afraid there was mold in the apartment. We eventually asked for the vents to be cleaned, which had to be approved and took a whole day during which we had to leave the apartment, but has at least helped that issue. In the meantime, the AC has gone out on us at least 4 times while it was extremely hot out. Each time takes at least a day to get it fixed, with the worst time being a whole weekend. Lastly, we had to submit at least 4 maintenance requests because our dryer wasnt working. They finally switched it out for a different, not new, dryer thats stained and full of lint that I had to clean out before using it. The staff here arent particularly on top of it but the main issue is that this is an old apartment and is clearly not being properly taken care of or cleaned, much less upgraded. The appliances and flooring are the cheapest possible options and they just dont invest in anything quality. If I could, I would rather pay more to live somewhere nice where they care about the quality and cleanliness of their apartments.
Went to visit a friend a few times this month and they haven’t had hot water since the first time I’ve went over there. They called maintenance last week and he said that maintenance came and reset the water heater. However the water was only warm for a few seconds and then turned back cold and has been ever since. I advised getting the city involved if it continued.
Since the new staff has came here they have made living here so much better !Whitney is so hardworking!! And it shows ! When I first moved here 2 years ago honestly the front desk was a mess but since the new owners have taken over the garage is safe we have new locks and updated security systems every month I feel the community is getting better & the front office is so nice!
Whitney, the manager, absolutely amazed me when she called me back at 11:45 pm on a Friday night after my car was towed because I had registered it incorrectly. I wasn’t expecting to get it resolved until the next day so I was beyond surprised when she called me after hours to help me get my car back even though it was my error that caused it to be towed in the first place.Ever since the new management has taken over in July I have been pleasantly surprised by the new staff and management team and they have really made the living experience so much better as they work on improving the property and how attentive they are!!
I had amazing help from Alphonse he guided me perfectly on the moving process he’s been superb! Love this community and I love the new team! The area is a plus as well!
Scheduled an appointment for 11:30am on a Saturday for a tour. Was looking forward to touring this community as it checks all my boxes. When I arrived, the door was locked to the leasing office saying someone would be back by noon. Walked around the block and came back at noon and to see a woman in the office with the door still locked. It seemed to annoy her to open the door as I was standing there. She asked if I had an appointment, I told her yes at 11:30. She told me she just toured her 11:30 and she was booked for the rest of the day. I checked the website again and it stated there were several more time slots open for the day. This is very upsetting. The woman did nothing to rectify the issue. She told me I would have to schedule another appointment. She failed to give me any information or allow me to see any part of the community. I’ve attached proof of the appointment and additional appointments available after leaving.
I want to commend Inayah, the leasing consultant, for her exceptional service. When I first applied and moved in, I had a negative experience with a prior leasing agent, but Inayah completely turned things around. Her bubbly personality, quick response times, and positive energy have made such a difference. She’s truly an asset to this community and has made living here a much better experience!
Inayah was amazing and of much help during the whole process. She fostered a very welcoming environment while portraying her strong work ethic and professionalism. Heights West End has some great staff.
Please don’t waste your money! This place is absolutely disgusting and I regret ever signing a lease at this place. I will say when they were under Knightvest Management it seems as if the grounds and c common areas were kept cleaner and the lawn was mowed and trash around the community was picked up. However, they are now under a new company called Mosaic Residential and it’s been a disaster since they’ve taken over! I think they could have handled the acquisition process much better than what they did. They completely interrupted peoples payment processes (i.e. if you were using the website and electronic funds to pay rent, they stopped that), trash is not picked up which leads to fruit flies, gnats and other rodents (I’ve seen a rat recently), the hallways stink due to the trash chute being packed and not emptied, the floors in the hallways are disgusting and the mailroom is always dirty! As you can see my apartment is infested with gnats and fruit flies and I’ve been to the leasing office several times in the past week asking them to please do something about it. Aside from the traps I’ve purchased they only sent an exterminator to come spray and that did absolutely nothing! My home is clean and I don’t leave anything out and I have been watching how many of these disgusting little things I catch on a daily. They were shocked when I showed them pictures yet nothing further has been done! Additionally, when the exterminator came he acted like he didn’t want to spray the apartment and ended up leaving the master key in my door and left! Anyone could’ve took it, ran in here on me, broke in while I was gone, anything! The lack of empathy and concern is extremely frustrating!! I can’t wait until my lease is up or until I can break it. I hate it here!
**Update 9/19/24- West end has responded stating I never lived there, further proving my point that they operate under dishonest business practices. See photo where I was Welcomed home.I am beyond furious with my experience at Heights West End. The management knowingly leased us a roach and flea-infested apartment, causing us significant emotional and physical distress, as well as damage to our furniture.Upon moving in, we were immediately covered in flea bites and found dead and living roaches all around the house. The next day, we discovered black mold growing in the HVAC closet, which they tried to cover up with an open bottle of Pine-Sol. The water heater was sitting in a puddle of old water, known by the maintenance staff but left unfixed. Typically, apartment complexes lock this closet so residents cant access it. Had we not found this issue, we would have unknowingly been breathing in harmful black mold.The managements response was pathetic. They attempted to cover up the infestation by simply spraying and leaving Pine-Sol bottles around to mask the smell. It became evident that the apartment had not been properly cleaned. We had to endure three bug bombings, sprays of our own and baited.Only to still have issues with roaches, fleas, and mold. Our furniture was covered in pesticides. We didnt even unpack due to the ongoing infestation.When we spoke to surrounding neighbors, they confirmed they had similar issues and that the previous tenants were disgusting. The apartment complex knew the condition of the unit. They called us two days before our move-in date, trying to get us to change it, but never mentioned an infestation. They just said they needed to replace all the appliances and redo the floors. This complex is dishonest and deceitful.The only thing they did right was release us from our lease and provide us a place to stay while they sprayed the whole apartment. However, they did not refund us the cost we spent spraying ourselves and laying bait. We also wanted them to cover the cost of movers since they knowingly did us wrong, but they refused.I strongly advise potential renters to look elsewhere. This complex does not prioritize the health and safety of its residents and is completely untrustworthy.
I’ve been a resident here for 6 months I wish I could say my experience was good but it has not been so. The leasing office is very unhelpful and rude. They seem annoyed if you ask them any questions. The other day, I was passing by the leasing office which opens at 10 but the door was open around 9, and I politely asked one of the leasing office ladies if it’s ok if I grabbed some coffee from the machine, and she very rudely said proceeded to tell me they open at 10 and shut the door on my face. I just thought she was so rude, she’s the lady with the short hair. Also, in the past, I have tried to contact Kathy the property manager but getting in touch with her requires an appointment ahead of time and it is basically impossible to contact anyone if you have any concerns or feedback. I wish I could recommend this as a community oriented place but it’s anything but that, terrible customer service too.
I ve been living here for 3 months now, the staff have been super friendly and courteous to me, always there to help me with my requests, Nani at the front, is a def a doer and love this.The facilities are always clean and maintained, of course with any other facilities things will break but they are very good at fixing things in a timely manner.There is a security by the garage always,Best thing they are adding Yappy Hour for our fur friends and opening a dog part at the top floor.The apartments inside are nice and neat (see pic).Kitchen have islands with TONS of storage space, no carpeting, bathrooms are huge and neat, good closet space.Location is great, right next to my gym, sprouts, and other restaurants and coffee shops.I was reading the negative comments. But for most of them, and like anything on life, whatever attitude you out it you will get out.I haven’t notice homeless people around the complex.
I lived here and my trucks wheels are stolen along with 5 other cars. It was totally preventable, had security been there would have not happened. Later they informed us security worked until 4am and crime happened at 4:48am.5 days later same exact thing happened again, they vandalized 6 or more cars stole all the wheels again no measures were taken by the management apart from calling HPD after the fact on both incidents.Not a very safe place to live.
DO NOT LIVE HERE - Apartment endorses predatory towing!!! Tows guests with no notice or warning. Disgusting, unkept, and MOLDY!!! Maintenance is non existent. And theyre turning it into “Essential” house - AKA Section 8 housing. BE WARNED.
Lets begin a conversation about the disjointed, disorganized, judgmental and discriminatory actions by the staff in the leasing office at Heights West End. I will start by saying that from all reports Miss Theresa is very pleasant; therefore it is only fear that she is singled out as one of the good ones or probably the only good one there. A further assessment in the coming days will provide more clarity. Housing discrimination is a violation of the Fair Housing Act enacted in 1968. An immigrant family migrates to the USA from the Caribbean. Their social security numbers are issued on a date during their teenage and adult lives since they were not born in the USA. They entered the country as greencard holders and eventually became US citizens. Staff member Maria declares that because one member of that family ssn was issued on or after 2011, that persons application is denied because according to her the only way that happens is when someone enters the country on a work permit, a statement which is now on legally recorded phone call. Maria herself is an immigrant and was not born in the USA, so she is either totally unaware of the different immigration processes or is only limited to what her process was. The question still remains, based on Marias recorded statement, and going by her theory, are work permit holders prohibited from getting housing? If yes, where in the fair housing act does it state that? Under what legal authority did Maria declare that anybody whose SSN was issued on or after 2011 is here on a work permit? According to her, we are just doing our jobs. Is that job done based on state and federal laws or based on personal feelings, convictions and racism? We have more to talk about. Stick Around.
I lived here for the past five months, and I had to leave because of changes in my family situation. The location is amazing, very walkable, and you have everything nearby within walking distance.The 1B/1B apartments are spacious, and the staff is welcoming. A special thank you to Yolanda for all the support she provided to me in both moving in and out.
WHITNEY is very rude and claims she is the manager on some days and some days she not. Denies applications even though they have already said to have been approved. Extremely terrible customer service. they have now replied to review and say i did not verify identity when i didn’t even apply here. all their reply’s are FALSE
Please people be careful. Save your money, time, and safety because this property is not safe at all. My brother was recently robbed at gunpoint by 3-4 guys with masks and gloves. Following day we went to the leasing office to see the cameras, only the gate camera works, the cameras on the 1st, 2nd, 3rd, 4th, & 5th floor hasn’t worked since October. This is a ridiculous unsafe community. Doors are constantly broke. That’s one reason my brother couldn’t get away when he was getting robbed because the door handle on our floor has been broke for 2 weeks. Then they have the audacity to try and charge me $4500 to let me out of my lease. Our mailroom door was broke for months and had homeless people staying in our package room smh. VERY UNACCEPTABLE AND UNPROFESSIONAL AND EXTREMELY UNSAFE HERE. They let 4 guys with mask guns and gloves come right on up. ITS NOT SAFE HERE. The guy that works there is Greg, not helpful, at all. Profiled my brother by saying “i can look at you and tell you have money” like what?!?!?!?! Who says that to someone who was just robbed?! VERY UNPROFESSIONAL PLACE. Ejay has been great and helpful, but for Gregory smh sad very sad, we gave the front office a thumb drive 2 weeks ago to get the other camera footage… STILL NOTHING. This place IS NOT SAFE, & they do not care about the tenants, just their rent $
Worst experience renting in my whole life. Office staff is difficult, will double charge for monthly fees, and rip you off. None of the external doors lock, the gate is constantly open. My car was broken into as a result of the gate being open for weeks. Piles of clothes in the stairwell, trash filling up the hallway and roof, gnats, roaches you name it. They recently took the lock off the gym door so there is no security there either. Unsafe, unhelpful, and gross place.
Dangerous and not safe! The whole office staff is unprofessional, rude and not resident friendly. Super ghetto. Multiple apartment break ins and stolen vehicles including my brother and 2 of his friends visiting. I, myself am in the apartment industry and the way this office staff operates is beyond anything I’ve ever seen. Stay away from this place! I give this place a 2 , only because the location is good but other than that this place is trash . It’s filled with gnats and trash in the hallways. The gate is always broken. Currently It’s broken now. They have two courtesy officers that live here and the only reason my car has not been broken into is because I make sure I always park beside one of them. My friend’s car was stolen out of this garage a few months back . She was lucky enough to run into one of the courtesy officers and the officer was nice enough to do a report for her . If I would have told management they would told me to contact HPD and I would have been waiting for hours on them. The office does not care about anyone but themselves . Anyone can get into the property . The hallways stink . Dog poop in stairways that have yet to be picked up. This place is a joke. Beware!
Everything I’ve wanted in an apartment community and then some. Love the space usage of my unit.. love the floor design .. it’s safe. The Heights West End Heights staff treats you like family and provide quick follow ups if there’s need that comes up. The application and onboarding process was the best I’ve experienced. Maintenance and the front office staff is quick on follow ups as well as leading with monthly mixers for the residents to feel at home . The pool is beautiful. I was lucky to grab the top floor corner unit overlooking Downtown Houston. The corner unit views facing downtown are awesome.Edit 10/2/24: Every since KnightVest sold the property in early 2022, it seems to have gone downhill. Thats unfortunate because the prior property managers were great. And I had to break my lease because of a layoff. They worked with me and I was able to settle the balance.
I have lived in these apartments since 2020. The last few years, since the new management company has taken over, has been absolutely awful! This community has been poorly managed, The facilities have been severely neglected! Besides, the poor customer service from the office staff, and the unfriendly nature that they exude the building is literally falling apart. All of the exterior doors of the building that require fobs are useless because you can simply tug on the door, and it will open. Security is obviously not a priority here. Several of the garage doors that lead into the building are broken and have not been repaired for over a year. By the way, these are fire rated doors that are meant to be closed in case of a fire to mitigate the spread of a fire. And last, but certainly not least the community is filthy. The Valet trash leaves a residual path of garbage juice throughout the entire building that does not get cleaned ever. All of the garbage cans in the garage spill over onto the floor and are not addressed for weeks on end. If you Value, cleanliness, and security do not move here! It is unfortunate because the location is excellent and if properly maintained this would be a phenomenal place to live. Shame on the management company for letting such a good property go down the dumps!
This place is not as horrible as everyone makes it seem, the office workers have been really helpful to me these past 10 months Ive been leasing here and the courtesy officers have been super kind/helpful. Everyone here goes above and beyond to ensure quality and safety. Ive never felt more comfortable at an apartment complex before with the current team/staff that is here now.
I was skeptical on moving here based on the reviews I read, but I wanted something that was centralized as I drive a lot for work. As soon as I came in to tour the property I was greeted by Nani. She has been fantastic! I loved her energy and her professionalism! I have been here a little over a month and I love it! I havent had any problems at all! She went above and beyond to help me settle in. The staff here has been great. Ive put in a few work orders and they were taken care of immediately! So far the community has been welcoming and Im looking forward to the summer at their very spacious pool! Highly Recommend!
I’ve currently been a resident here for over a year now and the property manager Kayla is always very attentive to our property and responsive to any emails or questions that I have!! The leasing staff in the office are great as well and always answer the phone when I call. Maintenance is super friendly and always have my issues (if any) fixed ASAP. Keep it up team! :)
I did not end up getting an apartment due to last minute decisions to stay in Miami. However Yolanda was fantastic and was extremely communicative, helpful and professional. Definitely recommend at least checking it out here!

Whats happened to Heights West End? It used to be a vibrant and well-maintained community, perfectly situated in the heights. However, in the few years I’ve been here, Ive observed a noticeable decline.My hunch is that the owners (Mosaic Residential) arent willing to invest in this place anymore and just want money, its a shame. While the maintenance team has seen some improvement with new staff, they lack essential supplies like refrigerator filters. I had to buy one myself because, despite three requests, they didn’t have any and I don’t think they plan to order any. I also had to purchase my own fire extinguisher, even though the Texas property code mandates they should be readily available throughout the building. Strangely, management took everyones extinguishers two months ago for an inspection and never returned them.The grounds are no longer well-kept; landscaping, flowers, hedges, yards, and hallways frequently look unkempt. DONT GET ME STARTED ON THESE GNATS!!!!!! It was absolutely horrendous this year with gnat infestations. Please believe these bad reviews because none of them are lying. Many of the entry doors are broken, and the garage gate is almost always open. The dog wash inside the garage has become a joke, filled with trash. In the summer I found a homeless person hanging out in the stairwell and my neighbor has seen some at the pool and clubroom; which is also a joke. None of the stuff works in there (TV, games, coffee etc.) ALL BROKEN AND PROBABLY NEVER WILL BE FIXED. The gym will make your skin itch, it’s dark and dingy.Parking is a mess with abandoned, dusty, broken-down cars occupying valuable spaces and trash strewn about. There are too many unoccupied and overpriced reserved spaces. 10 on the first level behind the gate is complete overkill and they are always empty. The pool, once a great place to hang out, has been marred by complaints and threats from the office this year. Literally there was a letter sent out chastising residents like children and threats of locking it up so no one can use it. They don’t even clean and maintain the grills, your food will definitely be charred because of all of the gunk that’s been built up over time. Theres no sense of community anymore—no resident events, food trucks, or parties.This property has cycled through an entire office staff a few times. Some favorites have moved to other properties and are sorely missed. While the new team does a commendable job in the office when engaged… The new manager, Yolanda, isnt very pleasant. When shes around, she doesn’t speak and always seems to have a chip on her shoulder. Hopefully, she can find a good balance and start enjoying her job instead of coming off as Miss Trunchbull. No one likes a sourpuss!I won’t be renewing my lease when it ends in a few months and probably won’t be recommending anyone to live here unless this property steps it up x 10. Owners, if youre reading this, you don’t have to respond with some fluffy lie saying you’ll address any of this unless you’re going to actually do it. Anyone reading these reviews can see it’s a pattern that hasn’t changed. Stop seeing everyone as dollar signs and create a community where people genuinely love to live.
This has got to be the best chill bohemian community ever! Its so laid back and they handle every issues within a great time frame or will contact you if its gonna take longer! Great pool community its a vibe every weekend! Gym is awesome state of the art stuff. Great business and lobby area where you can have small parties or gatherings. the apartments are designed for simple living. its just over all great to me! i had a issue with my key fob- the next day she had it waiting for me with all smiles! i love it here! 2022 vibes! you gotta be a cool spirit to live here! ❤️❤️
Heights West End was not an enjoyable place to live. I was a previous resident and wanted to summarize my experience spending a year of my life here.I was initially attracted by the spacious apartments for cheap. Don’t be fooled. This place is very dirty. During my year long lease there were multiple issues. Some of which are now negligible since the complex was sold halfway through my lease. During this period there was no way to pay rent. The new company then not only blamed their new tenants for the issue but attempted to issue late fees.During my first few months I had multiple items that were broken which took MONTHS for them to fix. They also had a huge issue of packages being stolen. Most likely due to the door to the package room (which opens to the street) was an unlocked door which allowed anyone access to the building. These issues have been resolved but we’re issues that were brought to the attention of management multiple times and ignored for months at the cost of the residents.As for the current state of the apartment the staircases are filthy and remind me of a college dorm and there were always bugs in the hallways. The pool is dirty and the bar area has broken equipment. People’s animals will go to the bathroom inside the building and there have been multiple occasions I have seen puddles in the elevator. The parking garage was quite unsafe for a long time and that is now remedied. There were multiple times wheels were stolen from vehicles. They have since added cameras. The only nice part of the complex is the gym which has nice equipment; but I wouldn’t sign a year lease based on a gym.Moving out was quite an unpleasant experience as well which I think Greg at the front office said best; “I don’t care about the people moving out, I only care about signing new leases.” I had no assistance to security of my personal items and was told I can’t park my trailer inside the gate or in the cover of the garage and that it would be towed if I did. On one occasion I witnessed Greg throwing keys into the drain. From my experience he is very dismissive, rude, and quick to talk down to my fiancé or I. After having left and moved out I was still never given final documentation.It took me over 10 phone calls and multiple emails to get in touch with someone from management who could send me all my final documentation for my move out outlining I didn’t owe anything.I wouldn’t recommend living here. From billing issues to overall safety and cleanliness and the lack of care from “management” it isn’t worth the headache.
The maintenance team at Heights west end is very good. Gerzain was very thorough and prompt in completing the requested fixes in my apartment.The management however is the worse management I have ever come across. People at the reception hang up on you! The only thing that works in this complex is the hardworking maintenance crew. The office staff is just there to be rude and unhelpful. The 5 star is only for the maintenance.
If it tells you anything about how bad the management has gotten here... ther is a closed sign on the pool, a no speakers, and a 2 guest per person rule at the pool and there were still multiple loud parties.Also, the actual building has gotten progressively more dirty/grungy.
Ive gotten nothing but great service from the team at Heights West End! I want to give a shot out to maintenance man Tony. His knowledge and speed are top tier. Had my A/C go out and he was here within an hour with a quick solution that had my A/C back working fast! And, he brought me a new air filter! Thanks Tony!
Great location and the apartments are pretty nice. Beware! The night my car was broken into there were 6 other vehicles in the same area of the garage parking lot as mine was also broken into. There are car break-ins nearly every week in the garage. The office staff doesnt even rush to clean up the broken glass anymore, so there is constantly broken window glass in the garage parking lot. There is no longer a courtesy officer onsite and the entrance door on the north side of the building is broken, and has been for over a month, so homeless people comes in and makes themself at home in our clubhouse. The apartment community (residents) were advised by management via email this week, to walk with another person if walking at night around the property, because they had a robbery. It is not safe to live here. The entire area is dangerous now. The building if filthy and trash is everywhere. The office staff is like a revolving door. They come and go very quickly. A very high turnover. It is not really noticeable, because they dont do much anyway besides sit in the office day. They are clueless or dont care about the property. The water/sewer bill every month for the smallest 1 bedroom apartment is $70.00 or more in addition to the other mandatory monthly charges. There are many other apartment communities in the area that has to be better managed. I can image them being a bad as the management/office team here at Heights West End. Do your due diligence before signing the lease.
The maintenance guy is top tier. Responded to an after hours AC request within 10 min.Parking has become a headache. I sometimes have to park in guest parking on the 6th floor. I don’t hear back from emails sent to the office. They could offer better incentives to retain good residents.Overall, the experience has been relatively decent. Quiet community.
I want to start this review by stating this is not a reflection of current management. Management changed in April, and while I had minimal issues with previous management, I have had no real interaction with current management. I do appreciate them stating they will enforce more of the complexs rules. This review is strictly regarding actually living here.I have no way of proving this, but the walls of this building are incredibly thin. Ive lived in a number of apartments of this same style over 10 years, and never experienced such an issue with noise between units. I had to speak with my neighbor above me to please step a little lighter, which he thankfully did. One of my neighbors next to me had to talk to me about being less noisy in my unit, which Ive done my best to minimize. The doors of each unit provide nearly zero noise cancellation from the hallway. You hear every step, every conversation people are having at normal speaking voices from anywhere on your hall. Ive never experienced this before. Being awoken by someone walking by having a normal conversation at a normal volume.Speaking of my own unit, two of my breakers completely broke within one week of moving in. They didnt just flip, but completely blew, and had to be replaced. Upon move-in, my patios outlet did not work and had to be replaced. My unit experienced intermittent, partial power outages, unrelated to the entire building. The last time this happened, I lost hours of work, as this was during the workday.There are a few positives. The location is fantastic. The gym is adequate for an apartment built when this was (these days I swear new constructions have mini commercial gyms built in. Its insane.) I love being able to walk to Sprouts. The clubhouse is very nice for hosting small gatherings.These positives are real, but just not nearly enough to cancel out the gravity of the negatives Ive experienced living here. Again, I dont blame management for this, and I think people need to be more reasonable in this regard. They did not build this complex. Im not even sure previous management was the original management, and even if, theyre probably not part of the construction. If present management sees this review, and would like to discuss how we might address my issues, Id be more than happy to come down and seek a resolution. Unfortunately, in the meantime I just cannot recommend anyone consider leasing here, and I stand by this review. There are plenty of other complexes in the general area that are probably worth the increase in rent they may ask.
The management team here is excellent. They do care about their residents. They are always helpful on mostly anything. I enjoyed the time living in this apartment.
The property manager, Mrs Rodriguez she is amazing at her job and makes this place run as smooth as possible. The entire process of applying down to getting approved was a very peaceful process.
I had a less than stellar experience with this place after I left with an being double charged my last months rent and being referred to collections for not double paying. The previous management was unhelpful for months, but once I was able to get in touch with the current Property Manager Raven, she immediately helped me through the issue and disputed the amount with the collector.Raven was very helpful and I do believe that she is doing what she can to take care of the current residents as much as possible. While there were management issues in the past, with people like Raven driving the ship I have faith that HWE will be a great place to live again.
Heights West End used to be a great place to live. When I moved in I loved the community and location. It was great for the first few months, but all downhill from there. In November, 2021, I was held up at gunpoint in the apartment parking garage at 7:30pm on a Wednesday. Despite this, I was reassured by the complex/management’s response & decided to stay (I was offered to break my lease without consequence) to avoid moving. I wish I had left then.Throughout my time here, there were constant issues with neighbors disturbing the peace & management doing nothing about it. For example, I had downstairs neighbors who had pet tortoises in their courtyard & multiple wind chimes that kept me up all hours of the night when it was windy. Nothing was every done to address their violations. After the management change, things just got worseI was relieved to move out and thought I was done with the complex when I had heard nothing from them. In December, I received a letter from a collection agency that HWE had sent me to collections over a balance of less than $200, despite NEVER contacting me regarding this balance previously. When I was a resident, I paid my rent in full on time every month for 13 months, so I am certain they knew I would have paid had they contacted me. To add insult to injury, the amount they sent me to collections for was incorrect, as they had overcharged me with fees they could not explain. This delayed me even resolving the issue with collections further. I’ve just now gotten it resolved & feel comfortable writing this review & them not having much room for retaliation. I have never been delinquent on any payment before & have an excellent rental record. This experience has ruined that, potentially forever. I would not wish this experience on my worst enemy & would NOT recommend anyone live here.
I had a tour last week on a two bedroom apartment with my husband. We fell in love with the place! The ground is clean, the pool is nice and the apartment is spotless! On the top of it, great customer service from the office staff! Emily, the Manager is very professional and friendly! I just filled out the application, I cannot wait to move in this beautiful community.
I am going to give a list of my negative experiences while living at this apartment complex for ~4 months, starting with the most serious.1. I was given a pro-rated rent amount for the mouth of August (I have email proof) and paid the amount due. After move out, I was notified by a collection agency that an amount of ~$400 dollars was past due. Was never contacted by the complex. After much difficulty I finally got in contact with management of the complex, in which they corrected the mistake in their system. However, I now have a derogatory mark on my credit report now. This issue is still on-going and I will probably be taking legal action.2. My trucks catalytic converter was sawed off and stolen inside the apartment garage. Staff didnt care. Just FYI this happens often here.3. I reported my A/C being broken one morning and arrived home after work and it still wasnt fixed. I spend the night in an 85-degree apartment. I had to go up to the office again the next day to get someone to take a look.4. Glue kept oozing from the floor. Again, someone was sent to fix the issue, but it was never taken care of. For the entirety of my stay there was glue leaking from the floor.The management here is extremely unprofessional and unorganized.
We (myself, my boyfriend and our dog) have lived at Heights West End for about a year and half, we chose to extend our lease when our first year was up because of how much we love this community. Jessica, and all the staff in the front office are always very friendly and helpful and are really what makes this property special! Anytime we’ve had a concern or put in a maintenance request it’s been addressed in a timely manner. We love the access we have to shopping and city life, and just the neighborhood in general. The price beats some of the comparable apartments in the area and the amenities are awesome as well, although we wish the gym was slightly larger it has all the necessities and if you need more LA fitness is in walking distance. We plan on staying here until it’s time for us to move into a house, until then this is our home and everyone is respectful and courteous. Every month there are socials for us to get to know our neighbors! Thanks for making us feel like family!
If you’re even thinking of living here, think differently. Heights West End is a complete joke. The office staff is so rude and don’t even care to help you yet alone respond to any of your concerns. They will tow your car in visitor parking if it isn’t registered as a visitor. It’s absolutely ridiculous that you have to register a guest vehicle to park in guest parking. There is so much crime in the complex ever since new management took over. Entry point doors are constantly broken. The garage gate is broken. The so called security guard isn’t protecting anything. Homeless people live in the stairwells. It’s sad to not even feel safe in the community you try to call home. Do not lease at this complex.
I been living at Heights West End for about 6 months and within those 6 months I been seen a-lot of improvements to the apartments. I was planning of moving, but I now plan to extend my lease. I love what they are doing with the remodeling part. Also the location is great.
I’ve been looking for new apartment homes the past few weeks and man is it exhausting. I actually called HWE before touring where Naomi answered the phone and was extremely nice and friendly!! I went in for a tour later that day. Everything is very nice, clean, & well taken care of. Residents were friendly as well. She knew a lot and answered all of my questions so I did decide to move forward with the lease & im excited to move in next month!!! Excited about the gym and the large closet space!!Updated a year later I renewed my lease.So I’ve been here a little over a year. It’s a good community, lots of events and the staff is really nice. Maintenance typically fixes things really fast. No bugs thank God! Pretty safe area as well and located near everything!!!
Weve lived here for almost 2 years and have seen a couple of management changes. So far, weve been so impressed by Jessica and her team. They are working so hard and are doing an AWESOME job. We love the positive environment theyve created for the residents, and we really feel at home here. The maintenance staff is also very prompt and thorough. We are very happy living here!
I have lived here for about two months now and i have l say i am THOROUGHLY impressed with this apartment complex and how it is run by the staff. Jessica and her team are very attentive and truly show they care about residents by going above and beyond with any request. The gym is basically brand new and well kept and the pool is beautiful and clean! It should also be said, With all of the dogs kept in the complex it has never smelt like dog poop or pee anywhere in the hallways or around the complex. Super impressed with this complex! Thanks!!
I have had such an amazing experience here at the Heights West End. I have lived here for 2 years and going on my third! I haven’t had any issues and the staff has been extremely helpful. More specifically, Noemi has been fantastic and has made it so easy for me to continue to lease here and is such a delight to work with. Also, the maintenance workers are always on point, on time, and get things fixed as soon as I put in a work order. On top of that, they are located right next to Sprouts, Starbucks, World Market, Jimmy Johns, Chipotle, and so many other great places to eat and drink! Overall, I am extremely pleased with my experience living here at the Heights West End, and I’m looking forward to another year great year here!
I moved into what was formerly Alta West End in the summer of 2016 and have lived here ever since. I can honestly say that since the complex has switched management, I have noticed a huge shift in my experience here, and for the better too. I’ve never felt like I needed to leave this apartment complex because it just feels like home, and I know the staff is a major part of that. Professionalism and friendless are what makes living here so bearable. Each member of the staff, whether it be the leasing office or maintenance have such respect for the residents as well as the building grounds in general and I greatly appreciate it. Everything I need fixed is always handled in a timely manner and if I ever have general questions, Jessica is always ready and willing to give an answer. Not only is the apartment complex itself a nice place to live, but it’s within walking distance of everything you need! And if you’re like me and enjoy going out, you’re minutes away from a huge stretch of bars and restaurants up and down Washington. Moving here was the best choice for me and it continues to be 3 years later.
Its been 4 months since I moved into this building and everything has been great. The building is well maintained and well equipped. The location is perfect too. You can walk to Walmart, Sprouts, LA Fitness, and a bunch of other places, and it is right on I-10. Im a sucker for views and get a great view of the downtown from my unit. But one thing that stands out is the management staff. They are super helpful and take good care of the residents. They made my move-in as seamless as it could get and have stayed back for an extra 5 minutes on few occasions so that I can come back after work and pick up my courier. Props to them! Having lived in over 10 apartment buildings in Houston and DC, this has by far been my best experience.
Since new management has taken over a lot of the issues experienced under the previous team have been corrected. The apartment has always had great amenities but now theres a management team here to amplify our living experience. There have been more social events, more security, faster maintenance responses and again to reiterate, a management team that has been extremely amicable, proactive and not as glib as the previous team. Reach out to Zeba if you decide to live here, shes the lone carryover from the previous team and has been nothing short of exceptional since day one.
Great place to live for social, young professionals... not as ideal for familiesPROS:- quality apartment and appliances- Location is fantastic, close to I-10, located close to Memorial Park and the Bayou. Close to night life on Washington, Montrose, and Midtown.- In house gym has the essentials but nothing too special. LA Fitness is across the street.- Management: when I moved in June 2018, they were not great... one year later i would say it has improved significantly and they are very accommodating and helpful to me.CONS:- Parking. Super Crowded. Reserved parking available at monthly cost ($50)- Package Delivery: issues with Amazon first half of 2019, they haven’t been using the Parcel Pending system or locked mailboxes.- Management: They could be better about following up with things they say will happen or they will take care of. Usually they need a reminder or two to get things across the finish line.- Location: a little loud if you are backed up against the East Side (Sprouts side) of the apartment complex.
We have lived here for 2 years and havent had one issue with the office or maintenance staff. Always timely with request and professional. Location is great for all different needs - grocery, quick bites and drinks etc.Bonus review:3 years and still same great service. Jessica and all of the front staff are amazing and can assist your every need and have been communicating well during the COVID-19 pandemic. Maintenance is always quick to respond to service calls.

My boyfriend and I...oh and our dog, moved in almost 5 months ago. We have been very impressed with Jessica and her team being so helpful with anything we need! They constantly have socials going on each month so we can get to know our community/neighbors, which is fun! Location is amazing getting around town and finding food and fun close by is no problem! We’ve really enjoyed our new home and already planning on renewing our lease when the time comes.
******* DO NOT MOVE HERE!!! My wife has had her vehicle BURGLARIZED 3 TIMES!!!!!!!!!! Two times they stole her license plate. This last time they stole her catalytic converter. Atleast 3 vehicles got theirs stolen. Along with that there have been multiple times when there were cars sitting on bricks(missing tires)... smhI moved here thinking that this was a safe friendly environment for my family SMHMaybe if they keep the gates closed instead of open for months at a time this would help prevent this seeing that we are all provided a gate code and a key fob to allow you to enter the gate. NEVER EVER EVER AGAINFire drills are horrible here... theyve lasted for more than an hour multiple timesThere is a bad gnat problem from the trash thats on every floor.Trash smell gets really bad.Office service is decentOVERALL I WOULDNT RECOMMEND UNLESS YOU ARE DESPERATE
Didn’t even have to set foot in the building for them to disappoint me. I booked a tour and drove 1.5 hours for my appointment. Leasing office is locked and no one is there. No one answered the phone. All I could get were completely unhelpful automated messages from their “leasing assistant” telling me to reschedule. Not a single person helped that day or the day after. A resident saw me waiting outside the leasing office and said that they had been delaying his concession payment for months. He said that this kind of unprofessionalism and disregard for both residents and potential residents is normal for them
This is my third apartment in houston and I love this place! The units are really nice, and the amenities are good too. The grills could use some maintenance, but the main pool was just replastered and looks top notch. The gym is nice and spacious and has lots of equipment. The hallways always smell nice unlinke a lot of places with garbage chutes that smell like trash. The staff is super helpful and friendly with packages, maintenance, etc. the maintenance is on point always taking care of requests same day or as soon as possible. Overall this is a tremendous place to live and I would highly recommend it!-Thomas
Moved here in 2017, and the management back then was horrible. Ever since this new management started, I mean it was a breath of fresh air. What a relief! They are so professional, very happy, quick to answer any questions you may have and create events in which we can gather and meet fellow neighbors. I have renewed my lease ever since (plan on staying here as much as I can). Location is superb, walking distance from supermarkets, delis, bank, gym, etc. Highly recommend this complex if you are looking for a new place to live.
I moved in approximately one month ago. I cannot get over how lovely the staff including front desk and maintenance is! They have accommodated all of my requests in a timely manner and my apartment is really starting to feel like home. My 14 year old dog has never been happier having the yard option on the first floor. I told my boyfriend the other day that I wish that I could own my apartment because I would be happy with living there forever!
Still new to the complex so I cant really give a 5-star review, a 4-star will do for now.Ejay, the leasing consultant / APM has been very responsive and is an overall treat to work with. My transition from prospective to actual tenant was nearly seamless. So far, I am pleased with my unit and the complex amenities. I look forward to a reasonably hassle free stay at the HWE!
The property and staff are exceptional! The location is great, walking distance to Sprouts and Walmart, and close to a lot of restaurants/bars. I had to recently switch units within the complex and my experience working with the leasing staff (special shout out to Adrian) was fast and easy while they also accommodated for some special circumstances. Dont hesitate to check out the complex! I highly recommend living at Heights West End.
Its been few months living here, so far I have really good experience here. The location is superb, within walking distance you can get to LA Fitness, Walmart, Sprouts Farmers Market, Starbucks, Chipotle, and Pokeworks. My unit itself has some flaws, the sink at kitchen dropped, kitchen light bulbs are out frequently, but maintenance team had been responsive to fix these issues, so no big deal to me. Facilities are really great too, common area and gym room are open 24 hours. I can see the management team continuously improving their services too. For example, they recently installed Starbucks Coffee Machines to provide 24 hours free flow of coffee. Another example, they introduced Apartment Butler to deliver packages to each unit for free, although they no longer provide this service, if you dropped an email to them to allow them to deliver packages to your unit, they will do so too, and soon they will install package lockers so that residents can collect packages at their own 24 hours. When I moved in, they gave me a good deal without restricting the offer by the length of lease, so I was really happy with it. One side note, Zeba is really friendly and always be ready to help me out. They have plenty of parking spots, lower levels are usually filled up quickly, if you willing to pay extra, you can reserve a dedicated parking spot for yourselves too.
HWE under Knightvest Residential management:I moved to Heights West End in December of 2019. So far in the months I’ve lived here my experience has been great. The leasing office staff is extremely attentive to the resident’s needs and respond quickly with resolutions. Having lived in several cities and with various property management companies, I can say this one is by far the best. With the changes that we’ve all faced with COVID-19, the staff has reacted quickly and communicated changed effectively with residents. It’s a difficult position trying to please a building full of people but they work hard to do what’s best for the majority.
Without a doubt, the management and staff here at the Heights West End are absolutely amazing and so friendly. As soon as I walked in, I was greeted with bright smiles and such positive attitude. Everyone that works here is extremely personable and willing to help with anything at anytime. Just from the tour alone, I can see that the amenities that are offered here are not only beyond gorgeous, but really convenient considering everything is open 24/7. From the residents that I spoke to here, they all seem really friendly and welcoming to new visitors and have no complaints at all when it comes to staying at this complex. Its also really nice to see that the area has a wide range of stores and activities close by so that you dont really have to go far from home. The pictures of this facility thats online is a great preview, but honestly to get the full appreciation of how beautiful it is, you have to come see it in person! Not only that, but they also offer great deals/promotions that really knock down your monthly rent which is a great plus. Overall, I will definitely be recommending this place to friends and family that are looking for a new beautiful home for a good price.
I just moved in last week to Heights West End and the leasing staff and management were absolutely amazing! The location is ideal right off of I-10 in the loop and also in walking distance to the Yale Marketplace (Sprouts, LA Fitness, World Market, etc), Walmart, and several restaurants and services. The apartment is just a block away from the Heights White Oak Bayou trail as well. My roommate and I love our new place and all the new appliances and upgrades. The pool view is also another great perk of our unit! The building throws lots of events and has a great common area you can access 24/7. I would recommend this apartment and give it 5 stars!
These apartments are very unprofessional and racist!! Don’t move here at all the management is terrible here zero stars I don’t recommend at all.
They are not consistent on how they label reserved parking. 99 percent of the time reserved spots have signs on the walls. I have never seen a reserved spot that didn’t have a sign, until yesterday.Guess they’re inconsistent because they didn’t put a sign this time and their mistake cost me a $300 tow.Jessica and the rest of the office staff will not help you and also passed the blame to me even though they are inconsistent in how they do things. Ridiculous.
Ive lived here for a month and dont agree with everyones posts about the staff, especially Jessica. Ive worked with her multiple times and never had an issues. They are busy trying to get the entire apartment leased so its easy to understand why some things are slow. I live on the top floor and havent had any issues with sounds from neighbors and all the amenities are very nice and up to date.
The apartment was fine when lived there but just as moving out a new property management company took over. Months after move out they informed of charges that were incorrect. Despite being told they were wrong and would take care of it they never have. When we call they tell me they are short staffed and take my frustrations to the management company. They of course do not respond. It’s too bad the customer service has gotten so bad.
I moved in in October 2018 and have loved every second of living here! The amenities are great and kept up with. The staff was very nice and helpful during the moving in process and I love that they send out notices when it comes to maintenance they have to do on the apartment. I definitely recommend living here!
Moving into this apartment complex was so easy!! The management here is over the top. Noemi was so helpful during the entire move in process and answered any questions that I had. I have never had someone go out of their way to help at an apartment complex. The complex itself is in such a great location as well, close to heights/midtown/and downtown.
Moved in like two weeks ago if that. Was given storage unit and put a few of my items in there. I noticed mine was the only one with a door handle. But didn’t think anything of it. Come to find out my suitcase, passport, title to my car and various other things had been taken. Apartment claims they don’t have any cameras & asked to send out a notice to everyone to get it back in time for an international trip but they proceed to say they can’t. Whoever the head Manager is extremely unhelpful. Take a moment to put yourself in my shoes and how I would feel. I truly regret living here and paying the price to have to deal with thisEdit 11/1:You absolutely can prevent crime from happening by having security, security cameras at more points than exits, send out a memo, check workers instead you guys DID NOTHING.
Genuinely the worst investment I could have ever put my money towards. Ever since the new Mosaic group took over, its been a mess. Nothing ever gets done here. People constantly are in the office waiting to file complaints that don’t get listened to. I get that the price is low and attractive, but there’s a reason. DO NOT waste your money here. It’s not worth the endless headache we’ve had to go through just for a simple place to live.
To be clear this is a review only for Ejay N. She is the Assistant Community Manager. The complex has had more than its share of growing pains as well has challenges in the area (in regards to security) however she has done an amazing job and truly cares about her profession. If you are looking at this apt, ensure you ask for her, when touring the complex, she will give you to you straight; so you can make a informed decision.
I do not live here. My fiancé does with her sister. Both of them are not satisfied with this apt complex. This Apartment complex is NOT SAFE. Cars and trucks tires have been stolen in the parking garage. My fiancé car has gotten her tires stolen on TWO SEPARATE OCCASIONS. Management does nothing to increase security after constant complaints. If you live here expect things to vanish mysteriously… the staff will do nothing to help you out, needless to say my fiancé won’t be living here ever again. Jessica was super awesome and made this move in super quick and simple. I really appreciate her going out of her way to assist me. With work and covid things have been crazy.Maelin was very quick and efficient when giving me my keys and going over things with me at move in. She was friendly and fast! I’ve been here for a few days now and it feels like home.It’s a quiet community and there’s always parking. My only comment would be the trash. I’ve noticed the some neighbors don’t put their trash together neatly and It looks bad and is disrespectful to the staff but other than that this experience has been great so far!
Love living here! This property has the best management, the best maintenance, and is a huge bang for your buck. The only downside is the size of the gym, but it’s location to LA Fitness is unbeatable. Still gets 5 stars in my book! Highly recommend!!!
Horrible place to live. The people in the office are corrupt the MANAGER, falsifies leases and places dangerous criminals in units knowingly. I was robbed, and wiped out and they took my dog. The office workers were the opposite of help. When posting flyers they were following behind removing them. SAVE YOURSELF THE TIME AND DONT MOVE HERE. My friends car was stolen bottomed out and wrecked and returned. Upon other vehicles. Horrible place to live.
I have been a tenant for 2 years now, and it wasnt until I met the new supervisor Natalie that I actually felt content with this property and being here. She made me feel like I mattered living here, and that speaks volumes. Thanks, Natalie!
I have lived in this apartment for a year now. Staff is amazing and the apartments are clean. You can literally walk to sprouts, walmart, LA fitness.No crimes or security issues .Cons:It smell so bad if it rains while you take staircaseYes, you can hear sounds from upper level .
Ive lived in the apartment complex for about 3 months now. The management office and the maintenance staff are great although I did have an unfortunate event and they lack environmental responsibility. When I moved in, the apartment had a strong dog odor from previous owner. They changed the carpet padding first (required to move all my furniture and have to find a place to stay while it dried) and the smell improved but was not gone, carpet was replaced on a 2nd try. It was very stressful and inconvenient as I could not properly move-in for about 2 weeks and was afraid they were not going to solve the issue and I had to live with a strong vet clinic smell. I hope that they learned from it and will do more thorough inspections before releasing apartments so this doesnt happen again. On the positive note, the management office was very responsive about the issue, just a freak-out day for me when they said they wouldnt replace the carpet until more staff came to confirm the odor but I understand some people dont have a strong sense of smell as others do.In general I love the community, I feel very safe in the building no crime stories, the community is SPARKLING CLEAN. I see reviews complaining about parking but its no big deal honestly, Ive only had to park on the roof level if I come home super late and elevators are so quick so its seriously not a problem. The construction materials of the apartments are top quality and the location is just awesome.The reason why I dont give this property a 5-star review is because of their lack of environmental responsibility. I used to live in The District at Washington (close by) that uses the same Valet Trash company service and recycling was included in our $25 monthly charge, same charge as HWE. I asked Heights West End management why is recycling not allowed when their own trashcans indicate blue bags are available for recycling. They said they were going to look into whether I could purchase the blue bags myself and still get recycling as it is the same company that picks up trash around the neighborhood, or look at their contract. They said they’ve been looking at recycling for a while, but according to other residents they’ve said that story for a long time. I never heard back with an answer. Instead, for a while, I went go to the hallway every night and spoke to every trash picker that came to our building and asked them the personal favor to please recycle my trash with along with other communities. They said they would but who knows if they really do. I also see other residents who also purchase the recycling bags and like me, do the job of washing every package before separating into separate bags. One would hope your efforts are actually useful to the environment but there’s no guarantee they’re recycling as there’s no contract. Honestly, its 2019, we are facing climate change and live in a super-modern city and the complex is in a trendy modern area of town. You would think the community would actually use your $25 charge for something, to actually separate your trash as most every other apartment community in Houston Metro provides recycling. I’ve attached a picture of how much of my weekly trash is REAL trash (small white) and how much could be recycled. Multiply by the hundreds of units in the community. Being a good management company is not only about the service, also about community responsibility. There should be accommodations for people that are environmental friendly and for those who don’t care. I will still try to convince the trash pickers and do my part every week or will drive with my trash to my previous community; hopefully at some point the management does their part.
Walls are thin…if you don’t want to be woken up at all hours by people on their balcony or your neighbors snoring, I wouldn’t recommend this place. The front staff blows and you better believe they will nickel and dime you at move out on frivolous items. Fire alarm testing is so regular that is actually concerning. Our ac went out mid summer for 3 days and we had to beg to get it fixed. Also cars gets stolen from the garage…as my roommates boyfriends did.
I’ve lived at Heights West End for about 5 months now. What drew me to this place was the convenient location in The Heights. It’s walkable to Walmart and Sprouts, easy access to highway, & easy access to the rest of Houston.When we moved in there were a few issues but management was responsive about them and handled as best they could, they’ve continued to be responsive on service orders.The only bad side is there is no dog park, but there is a lot of green space around the apartment.
Possible future resident here. Spoke with Greg in Leasing office. He was great. I appreciate him taking me on a tour of the community. I was looking at 2br and they are really nice and spacious. I like the walk in closets in every Floorplan. Greg was very kind and knowledgeable. Thank you!
Beautiful Apartments inside very spacious and I have enjoyed living here. The New Mosaic management staff is phenomenal..Theyre always willing to help me with any situation that may arise.
Very professional and courteous staff at Heights Westend. Wife and I visited few months back and took 2 months to decide on our new home. We came back and the staff helped us out to find our new home. The process was very smooth and easy. They have excellent floor plans and the price is at the right point. I would highly recommend this place for anyone wanting to reside in Heights area.

I moved in May 18, 2018 and can honestly say that I have enjoyed my time at HWE so far.The good.......The management group has been attentive and accommodating ever since I walked in the door to view the property. The maintenance group has taken care of any requests I have submitted on the same day (mostly changing out light bulbs). The pool/grill area is nice during the summer and a great spot to meet the neighbors (this is where Ive met everyone). The proximity to Wallyworld/Sprouts/shopping places across the street.The bad......the usual stuff you experience with every other apartment community ever built (stuff that is pretty much out of the hands of the people who own/run the community currently).Overall......I have thoroughly enjoyed my time at HWE and have no regrets about moving in here and would definitely do it again.
Heights west end staff and amenities are phenomenal. But what really shines is being able to walk your dog throughout the leasing office giving them treats and taking her to get coffee. The pet friendly service here was a big plus. It also helps that they have a volleyball net at the pool. Oh did I mention, they also complementary in house grinded did Starbucks coffee! Like who does that? More reviews to come.
I have been here for about five months and have had nothing but positive interactions with everyone here. Jessica and Naomi are amazing and always so helpful. Jessica even responds to my text after hours which I don’t expect but is very impressive. Of course nothing in life is perfect and when the water went out temporarily due to a city water leak, they kept us updated and informed. I truly feel the staff goes above and beyond to make sure I am taken care of and have even helped me search for packages misplaced by the mail carrier and found them! I also personally feel I got such an awesome deal on my place, less than anything else comparible in the area. But, regardless of price, the fact the staff makes you feel like they care about you being happy makes it worth every penny. Overall, I’m very happy and grateful to be here and have already and will continue to tell friends and family about it!
I just started my lease here. The management team is new and full of enthusiasm. They answered all my questions (every Tentative). Every time I call I find someone to talk to. The times I visited I noticed that security from LA fitness drives around. There is a police officer living in the complex. I think the location is great. Walking distance to a grocery store.
We moved here almost two months ago, the people are extremely nice, always helpful! I like that the complex is very clean. Definitely amazing location where you can walk to Sprouts, Walmart, bike/running trail, heights bars and restaurants. So far we have zero complaints!
Writing because I am simply tired of the many things I’ve gone through working here. More recently they did an inspection, as they said they would. Didn’t specify what day or even let me know they had even been in here. The next day I get a call from Emily insinuating dog neglect (which is an accusation I do not take lightly) because my dog was left in a cage while I was away at work (i work in the office 2 days out of the week) - dog’s food was left by the door, water in his bowl and toys in his cage and still took it upon theirselves to call me and make a bold accusation. But when my stuff was stolen they turned a blind eye and didn’t even help me when I’m sure it was worker and due to their neglect of changing the locks and the hallways are hallways a mess and anyone can gain access through package door. Peoples tires are taken every week but they decide to spend their time on worrying about my dog— interesting!
Management staff always friendly and willing go the extra mile to help out. Location is perfect. You can get to any mayor highway in less that 5 minutes. Walmart and Sprouts are walking distance. I have been living here since the apartments opened and have enjoyed it.
My eperience at Heights West End has not been a bad one. The previous management team that was here was not my favorite. I liked the property manager but that’s about it. This new management team- Adrian and his team- are awesome. Adrian was helpful from the get-go and his office team was really nice when I was trying to track down a very important package (shout out to Zeeba!). They do their best to correct mistakes and make their tenant happy. Angela and Zeeba are very sweet as well and always welcoming and positive.
Very reasonable prices for a great location. Literally within walking distance of LA Fitness, Walmart, Sprouts, World Market, Chipotle, Starbucks, the Bayou trail and much more. The units themselves are nice as well with hardwood flooring, stainless steel appliances, and a great layout. There’s also a locker service in which your small to medium sized packages are placed and you’ll get a text and email when it’s delivered. The front office will hold onto your larger packages in their backroom. No putting packages in front of your doorstep for someone to potentially steal. I’d have to say the staff here is what really makes the property shine. They’re so nice and prompt in answering any questions you have. I literally ordered an entire apartments worth of furniture from Wayfair and they held onto the packages for me without a problem!
Poor management and rude stuff. Especially, run away if you see Jessica and ask someone else to do your paperwork. She was trying to delay our application to 5 days even it was approved telling she didnt know. Also, she mistreated and yelled several times!!! The only good thing about this place is inside of the apartment which I like. Even garage seems unreliable for a car.Also, it needs to be washed daily since all cars turn into gray colour because of dust.
The Heights West End has over all been good place to live with an awesome location and view of Downtown.My husband and I have a good experience. Maintenance respond quickly, the units are clean , But what really matters is the leasing staff :Jessica is the Best ,always has a smile on her face and is ready to help . She plans great events that really bring out the sense of community.I recommend checking out The Heights West End!!!
This location has so much CRIME and the management seems to do everything possible to keep the tenants from knowing that their neighbors are being robbed! The men in the photos have been identified by Heights West End Staff and numerous tenants as living in the complex...or...visiting frequently. Meanwhile the manager onsite will only respond Crime has no address...well based on the amount of CRIME happening under your very nose...Id say Crime DOES have an address and it is...4040 Koehler St, Houston, TX 77007 #INSIDEJOB
This place no question takes the award for worst service I have ever experienced when looking at new apartments. I was quoted one price and then upon trying to sign, was told the price had gone up (by about $550 a month, mind you). During the tour, I felt as if it was a race to complete the fastest apartment tour ever given.Also, after getting out of the stair well upon entering the building, I ran into a current tenant that appeared a bit frazzled. When I asked him how we like it here, he said I was displaced in Harvey and would rather be living in my old, gutted house than here. If youre on your way to talk to management, you should see what I mean pretty quickly. And I most certainly did.If their service to new tenants is any indication of how management handles things moving forward, I would run from this place.
My husband and I moved from Dallas and viewed many apartments before finally committing to HWE. Daniela was our first representation of the complex, and she truly won us over! She made us feel comfortable and answered any questions that we had. The process was seamless and we would do it again in a heart beat! One huge check box of mine was finding a place where I felt safe walking our dogs in the evening by myself if need be... and HWE checks this box! The front office staff is very attentive and friendly! We have submitted a few tickets for small maintenance items and they were completed extremely quickly. We love it so far.
Great place to live. Very friendly staff that were more than helpful in the move in process. There are monthly community events that are usually centered around a meal of some sort. A nice pool and grilling area that is never too crowded. A very convenient location, next to Walmart, Sprouts, and LA Fitness.
My wife and I toured a lot of apartments in the Heights and surrounding area. As soon as we stepped foot on the property we were greeted nicely by Noemi which didnt happen at all the other complexes. This place is great and conveniently located right behind a sprouts and LA Fitness! Not to mention a Chipotle less than a .25 mile away. I strongly recommend Heights West End to anyone and everyone.
Very lazy and disinterested office staff. They are not helpful and seem to be lost with any question I bring to them. Also there doesn’t seem to a public janitorial servic as the place constantly has overflowing trash cans particularly the one in the mail room. Walls are thin you could hear people’s private affairs while walking down the hall. Not satisfied at all. Despite that, the building itself is nice and new (best in the area by far) I picked this place for location- right by the freeway
Ive lived at this location for the past two years. The new management (Adrian and his team) have made great changes at the apartment complex. They are very helpful, timely, and professional. I would recommend choosing to rent at Heights West End...the location/facilities are great and having a staff that cares is a huge benefit.
One of the main reasons why I chose to move here was because of the wonderful staff. They are so friendly and welcoming, and are always in a positive mood. From my experience, the residents have all been nice and are around the same age which makes for a fun atmosphere.
Honestly, I’m just super bummed and exhausted with my experience. :(Bridgette can you please contact me. My transfer was accepted on 1/21/23 and since then I’ve been living in my new apartment for 2 weeks now with NO lease. I just need my accurate lease and my ledger to be corrected; I’ll deal with maintenance issues another time. Please. I’d greatly appreciate it. Thank you.
Ive lived here since it opened in April 2016. The new mgmt team has been more attentive and organized than the original owners. I love the resident events we have now and our concerns/suggestions are actually acknowledged. Overall, Ill continue to renew my lease until I buy.
Been living here for 10 months and already gone through serval front desk employees. The apartments are nice and comfortable. You also have everything in walking distance. Everyone that lives here becomes your friend. Only downside is that cleaning around the complex is sad.
Stopped in for a tour and Greg was awesome the entire time! He showed us 4 different apartments and was very knowledgeable on upcoming events and renovations. Overall great experience!
I moved to Heights West End in June of this past year . So far in the months I’ve lived here my experience has been top notch! Walkable to LA Fitness, Spouts, Walmart, Starbucks, andddd Chipotle! YESSSS!!! Not to mention that the leasing office staff is extremely attentive to the resident’s needs and respond quickly with resolutions. Such a great spot!!
My truck was stolen last night from the secured parking lot of my apartment complex, police found the vehicle and got it towed to the closes parking lot and now I have to pay the parking fee! Ridiculous to have me pay and apartment complex did not facilitate any negotiation with parking lot knowing that I live there and this is supposed to be a safe place.
I just changed my 5 star review from 2 years ago, and If Ejay was our new Manager I would have kept my 5 star review… Ejay is absolutely AMAZING and everyone here at HWE loves her! As our Assistant Manager, she excelled not only at her job, but at the previous Manager’s job as well. All of the residents at HWE, myself included are extremely disappointed that Ejay was not even considered to be our Manager. If you bring Ejay back as our new Manager I will update this review back to 5 stars!
This is an excellent community to live in. Quite chic and hip place that has everything you are looking for. Amazing floor plans and amenities that are available 24/7. The location is prime and close to everything Washington, downtown, heights, EADO just an uber away. Dont discourage the fact that you can walk to the grocery store and restaurants all over. Plus amazing staff to help you on whatever you need is always appreciated.FYI feel free to bring your friends with paws as pets are accepted.
Been here for sixth months and it’s the best place I’ve lived. Super dog friendly and all the front office knows my pup so well. There’s monthly resident brunch and a ton of resident happy hours/get togethers. Plus you can walk to Walmart or Sprouts.
There is a reason I stayed at Heights west end for two years, and I attribute it all to the amazing staff. Quick responses from the management/maintenance teams -Adrian and team and engaged personalities that always went above and beyond. Plenty of opportunity to socialize. Clean complex, great location, and plenty of friendly neighbors.
This is the worst complex to live at. They do not care about you at all. LISTEN TO ME. I was so excited to move here but so much stuff was stolen from me from this complex and if isn’t fair. if i could rate this -100 stars i would. please do not live hereUPDATE: As their response shows- they simply do not even care enough to ask questions or anything. My mom lives in the building. I wrote the review for her but just me having to explain my living situation should tell you enough.
I tried my hardest to sign a lease there. Did all the necessary paperwork and did it as quickly as possible. All I was waiting on was a lease. Waited almost 2 weeks and have yet to hear anything back. Ive even called multiple times and sent emails just trying to get them to send it so I could be done. Worst leasing experience I have ever dealt with. But due to there inability to send me a lease I was able to find a better place. Sure glad I dont have to give them a dime. Glad to see they are making a name for themselves as a new complex!
Nice apartments but the rent is too high for the quality and infrastructure. Seem like you can fall through the floors. Frequent kitchen appliance break downs

I went to enquire about a 1br apartment today and the member of staff just didnt want to help.At first she just gave me a price list and hoped I would walk out, so I asked if I could actually view 1 and she reluctantly agreed (you could tell from the body language she didnt want to). The model apt was right next door and I was in there maximum 2 mins. No details about the apartment, no info about whats around. Just silence whilst I looked around.We left the apt and I was expecting to view the amenities, which ended up her just pointing where they were roughly! I asked if I could view the gym and she was like oh, its on the 2nd floor...you can see it from this window unbelievable.I left straight after that. If this is what their leasing agents are like, who are trying to get you to move there, I dread to think what service they provide their tenants, especially if they had an issue!I may have had a bad apple here, but before signing up here, please take note of their attitudes and demeanour. The place itself was real nice, but I was totally put off by the terrible service.
Heights West End has a great location, lots of places such as restaurants, groceries, banks, etc around the area, so just need to walk to there. It has a quick access to I-10. The amenities of the building are in great condition. Jessica and maintenance team at the leasing office are friendly and able to help you on your needs.Liliana Rondon
I have lived here for two years and the building management switched to knightvest. its impossible to pay rent cause they dont have the website up, mail gets lost and misdelivered all the time, the leasing office staff really dont care and the parking garage is a hazard. i love the actual apartment though. they are now charging for water when they havent in 1.5 years. pick a different brand new complex.
The office is very uncoordinated. They do not stick to their words are will do anything to make their life easier even if it means hurting others. Their customer service is terrible all the way up to corporate. I’m glad I chose to not move in because I haven’t heard any good things from previous tenants.
The installation is excellent, good treatment of the people who live there and the maintenance people are very good and efficient, especially Gerzain, who is a very hard-working person and helps with everything you need.
We have loved living at Heights West End. We were fortunate to become resides with Jessica at the helm of this property. She has been nothing short of amazing and is the most dedicated property manager Ive encountered at any complex Ive lived!
Zeba is amazing! She helped us in the process of moving in and any apartment questions, concerns, or problems we had. Definitely, recommend her and the apartment complex is lovely! Visitors parking is on the 6th floor.
Unprofessional management. Very Poor parking arrangement. I don’t recommend this place at all it’s awful.
Do not live here. Dirty, the trash smell consistently, and fire alarms go off for several hours. Doors are never locked or functional. Staff is helpless
Worst place ever. My friend lives here and he was picking a package up. We tried to pick up a package and the front desk girl at this time said she didnt have it because they didnt take packages, even though we have plenty of times. Moreover, I know she was closing, but very unprofessional. She still has to be there.
Had a couple of maintenance issues with poor drainage on the tub and kitchen sink. I place the work orders and everything was fixed an hour later. Thank you Derek for your prompt response.
Moved in about 3 months ago and very little issues, but if something comes up Ejay Nieto in the management office will handle anything that comes up in a professional and timely manner and is very helpful. Great location, has anything you need within a 5 mile radius.
I went in last weekend to take a tour of the property and explore the different floor plans available. I must say this place did not dissapoint. This location was very clean, had great amenities and a very hospitable staff. I love that it’s so close to work and conveniently near many stores.

The community and space is great here! Only had a couple problems with packages and our fridge being loud. Other than that my roomie and I love it here! Great location. I would recommend living here!
Horrible management/front desk people as of May 2018. They’re like children in that you have to be on their ass about everything for them to get anything done. Don’t respond to emails/voicemails... have no clue what’s going on half the time. Great “luxury” facility and space but not kept up with well. Bathrooms and main area are always messy/unclean. 6 more months here! When thinking about this place- Be smart & don’t do it!
Lived here 2 years now and its been good. Pet friendly and very nice staff. Location is perfect. Pet owners could be more responsible and hall ways clean up could be better.

Terrible place to live, you should thank God everyday if your property is not damaged or stolen. Irresponsible management, can not even keep the safety on bare minimum level, you dont feel safe living here.
Very rude and uninterested staff. The lady at the leasing office was not helpful and gave hardly any information about the lease terms or the property. I did not get to see any amenities and it seemed like the lady was too busy typing on her computer to stop and look at us while talking.
I have lived here going on three years now and I could easily recommend this complex to anyone looking to rent. On many occasions, management has gone out of their way to help me when they didnt have to and maintenance has always been timely. Look no further.

Heights west end has excellent customer service. I moved here from St. Louis and they quickly accomated me to a room I was looking for. Have been living here for around 6 months and this space is by far the most well kept I’ve experiences.

This apartment is in a great location. So far I haven’t had any problems besides other tenants being dirty and leaving trash in the commons hallways.
