I had the pleasure of touring an apartment here, and I must say, it was an exceptional experience. From the moment I walked in, I was greeted with a warm and friendly welcome by the leasing office staff. Antonio was incredibly knowledgeable and took the time to answer all of my questions, making me feel valued and informed.

If I could move out sooner I would. The price for the location is horrible, the admin staff are incompetent, parking is a fiasco, hobos and gunfire can be occasionally heard, cockroaches galore, the list goes on and on. They say theyll work on it or theyll get back to you but they never do. Honestly there are better alternatives that are more reasonably priced in better locations. STAY AWAY for your own good.

This is absolutely terrible place to move into. They overcharge way too much for the area theyre in, they add a bunch of fees on top of the rent that add even more to the price too, and the parking is awful. The entire time I was here management did nothing about the parking situation and I had to park off the premises multiple times all because I didnt pay even more money for a reserved parking space. For months I had to deal with roaches and flies all over the place too even though theyll charge you for a pest control fee they do nothing about the instects. I had to take care of the problem myself. For the absurd price theyre now asking, youre much better off picking somewhere else.

Have reported a severe mold problem in my apartment 3 times already and haven’t had proper follow up. First I was told management would come see it and then they never came. The second time they scheduled a time for them to clean the vents that were supposedly causing the severe mold issue and then the day came and I called a third time to know at what time they’d come. They said they’d send me a slip to let the company to their job which they didn’t previously mention before and I had explained this was one of the few days I’ve had to where I could be home while it was happening . I checked my email for the waver they said I needed to sign and they never sent it. My apartment still has a lot of mold in the vents and a lot of my stuff is getting ruined. Have only been here 7 months. And every single time I’ve had to call or follow up and they say they’ll call me or contact me and nothing has happened. I also emailed management photos of all my stuff that was ruined. Not a single call or anything. The pictures are from 3 weeks ago and the problem has only gotten worse and spread around the apartment.

The whole experience after moving in has been hell. Our truck got broken into on the second day after moving in. Then our truck got hit twice by residents that live there. One person was uninsured and has the reserved spot next to us.I went in person so let the complex know we have a nasty infestation of roaches and till this day 4 months later we still have the same dirty appliances with roach particles and poop on them . Our dishwasher is still on our balcony we’re everyone can see how disgusting it is.Everyone should avoid these apartments they are nasty. A big health concern for sure.Do not move inThere’s several reviews just like mine about cockroaches it’s true and grossWe lost all of our furniture it’s so frustratingI would give a 0 star if I could

I enjoyed my lease here at Magnolia Park Apartments and I definitely like the current management staff better than the previous management staff . Every issue and or concern was addressed in a timely manner. Mayra and Saundra have both been very accommodating and professional.

If I could give this place 0 stars, at this point I would. Here’s why:Firstly I’ve lived here since June of 2021. So I believe I can qualify the overall experience.For the pros, the apartment layouts and appliances are nice. They are conveniently located in east/downtown Houston. It mostly stops there.Cons- Bug problems. I never had issues, until I had to return to working in an office. It seems if you are not home at the time pest control comes, they simply will not do any pest control.- Security. The area is not the safest, and as a native new yorker, that’s saying something. I do not feel comfortable walking even from the street parking to the gate, alone at night. The property also got a new security guard, who focuses on harassing residents about the pool, rather than actual safety issues such as broken pad locks to enter the property. You cannot currently go to the gym after office hours without having to talk to the complete opposite side of the complex, on the street.- Maintenance. The overall maintenance of the property needs consistency. Sometimes they cut the grass regularly, otherwise the grass is so high you wouldn’t see a snake bite you in the ankle. Get a schedule!- Dog area. This is a high volume dog complex. You would think that the management company would do more to make the back area dog friendly. Maybe a fenced off section? Either way the options to walk your animal are limited.- unprofessionalism and communication. The leasing office is quick to communicate if they have an issue. However when you need something fixed, done, or updated, you damn near have to hunt them down in person to get a response. They are quick to put a notice on your door, however not quick enough to check their email for issues pertaining to your portal, which prevent you from paying rent and forget to return your call about said topic. If you ask me, the whole management is not centered around keeping residents happy during their stay - but then have the audacity to ask what they can do at the END to make you stay. tuhh.- towing. I have a strong suspicion that whoever owns the towing company, is in cahoots with management. The parking rules are akin to a complex in midtown or the heights - not the ghetto. Having rules around registering, writing a number on your car, AND requiring personal information is overkill and makes for me not wanting to have guests, which is yet another reason why I am leaving.Edit: I have a friend who lives here and says the management is improving, so I’m upping my rating to a 3!So much wasted potential! They are charging too much for the area, to not have everything else all the way together. Save your money and get more for your buck

I have lived here since Feb 2020. When I initially moved in there was a different manager who was super sweet and she was really one of the reasons I moved here. Management and office staff have change a lot during that time some have been sweet while others are very passive aggressive at times and unprofessional overall. The rent that is going to continue to go up is not worth the area and quality of the apartment complex. The walls are very thin. You can literally hear everything. I can hear people grunt and drop weights etc while they are in the gym. I hear every step the people above make and I mean EVERY STEP. I work from home and pest control is suppose to come once per month and they do not. And let’s not even address the noise level at the pool when it’s open, a hot mess!. Initially I truly enjoyed living here but now I can not move fast enough. I would advise anyone that is considering moving here to really really and evaluate the other reviews before making such a commitment. Also their lease has a clause where you can not break your least unless you have military obligations etc. otherwise once you are here you are stuck.. parking is horrible for visitors and they have to renew every 24 hours. Gate is broken a lot and maintenance is super slow for the simplest repair.

Great property actually loved living here but the property manger and staff are horrible. Every time you call everyone acts clueless as if they don’t know the answer to anything. They never try to help or make things easier , My bf called earlier to speak to the property manager and she was no where to be found but made it a point to call his phone an hour later to tell him that another resident took a picture of him taking our dog out, she never addressed his concerns. If i could give this property zero stars I most definitely would.Not to mention they towed his car with the correct parking credentials and tag but they claimed because the sticker was to small and not big on the plate they towed it . When talking to the property manager she did absolutely nothing but offer a $150 gift card when it was almost $400 to get it out of the tow lot. When my bf told her he would go to the higher ups from cooperate because this was basically an illegal tow she stated that if he did then she would no longer help him do anything to help him

I had to make a delivery here and could not find a way to enter the property. The pedestrian gates are sealed from the inside and outside. The gate keypad did not work even with the correct gate code. This was a very difficult delivery experience for me and it inconvenienced my customer. It took fifteen minutes to figure out how to get into the property and it was just as difficult to get out as getting in because I entered on foot by running the front gate with the delivery. You need to fix these access issues for people receiving deliveries. What a nightmare this was!

Ive lived here for 2 years, and I must say it started out with my car being towed within the first week of me moving in. The apartment managers are working with tow companies to have cars towed, you cant convince me otherwise. They change towing rules every other month and people cars are being towed for any reason they can find. They make the towing rules as they go. I allowed my neighbor to park in my reserved parking spot and they still towed her car also shes allowed to park in the gate.January 2021, right before that Epic Winter Store my unit lost power, they took an entire week to come and fix my lights, (mind you its freezing cold outside and I have no heating in my unit) that forced me to stay in a hotel for that entire week. The week before the Winter Storm my lights went out again. They didnt rush to send anyone out still. I literally had to stay another week in the hotel room. I reached out to Center Point Energy for a solution, when they came out, they said that my meter was tampered with! Of course, the office is retaliating from when I made a complaint on them.They will find a way to charge you extra money so they can pocket it, when you dont pay what they ask they will try to evict you. I went to eviction court twice and they lost both times.Its so much more I can speak on but if I can give this place 0 stars I would, just beware and read the comments because these people are not lying.

My review has a combination of positive + negative, but I am mostly leaning towards a negative experience from my time living here.Positive:* Great amenities* New appliances (however, my dishwasher has broken several times)* No carpet (personal preference)Negative* Sketchy area: I remember the first 5 months living here, I would hear gunshots every other day at night. Im not from Houston, so this was definitely a culture shock to me. I lived alone, so believe me I did not sleep too well during that time..* c o c k r o a c h infestation to the max. I have called bi-weekly to spray my apartment down for the critters. Keep in mind, I am a very clean person and nothing I did kept these roaches away.* FEES: There was an instance that I left a trash bag outside my door for 1-2 minutes. I went back inside my apt to grab my sunglasses and when I opened my door, I received approx. $50 fee for leaving out the trash. I went to the office to explain that the circumstances and they still did not budge. They werent necessarily mean about it, but they did not demonstrate empathy to an honest mistake, (when truly it wasnt a mistake, because I was on my way to throw away the trash lol). I understand that we have to follow protocol, however, considering the circumstances that I mentioned, there should have been an opportunity for a 2nd chance. I was shocked.* Faulty Fire alarm system: For several months, Ive called to fix the system because it kept beeping in the middle of the night and during the day. I work from home and am in various meetings throughout the day. There have been many instances that the fire alarm went off for 2-3 minutes and I could not continue my meetings. The workers came into my apt 3 different times to fix this issue. Each time they said its fixed but this only continued.. I had to have a meeting with my boss about this situation because it was affecting my work. Truly a never forgetting experience.* Long Wait Time: My dishwasher broke in March of 2022. There was old, nasty water that flooded my kitchen area and I called the workers to come in because it kept flooding. I had guests staying over during this time. It was very embarrassing to enjoy the moment when the dishwasher kept leaking disgusting water. They waited 2 days later to come in to fix the issue. However, a week later this occurred again.Overall, I the only positive things Id have to say about this complex is that it is new + the appliances are nice. Unfortunately, the various experiences Ive mentioned resulted in a low rating and for the area, these apartments are very over-priced.

Where to begin…Starting off with when receiving my keys to move in the women was late and pushed back all the moving in process, also didn’t get a final walk-through with her (big mistake on my part not pushing for one).The apartment (3105) I ended at had constant leaks from two of the faucet and dishwasher (maintenance “fixed” it over and over). The walls and cabinets had chips and scuff marks. As well as the floors being dirty.The apartment ended up flooding, ruining half of my furniture and clothes. I was at work when it flooded and my cameras heard the fire alarm going off at 11am (didn’t think anything of it) I didn’t receive a phone call until 3:30pm, telling me the alarm is going off and that there might be water in my apartment. When I got home there was about 5 inches of water in the apartment. Had to call the property manager Miriam, she just stood there asking me questions as I was trying to save anything and everything I could. My apartment was not livable for 9 days. They so called “fixed” it. 2 weeks later parts of the ceiling and walls started to leak once again. In the process of all the leaks the maintenance took it upon themselves to get my bath towels and clean the water, ruining them.Not enough parking, no use in buying a spot. People do not care and park in it anyways.The cameras caught the person who is supposed to do a routine bug spray and he just walked in and out without spraying. Leaving a card saying it has been sprayed.The pool is nice but good luck not stepping on glass and having to deal with people’s music when trying to relax.When leaving my keys to leave this awful place. The property manager and other office woman started yelling over me as if I wasn’t there. Just the perfect way to leave this horrible place behind.My advice to people looking to rent DO NOT move in here. Unprofessional, rude, lot of talking with no problem solving and half fixing stuff.My advice to the people own the building, clean house. The people working there are just talking your money.

Literally one of the best communities I’ve lived in in quite some time! It’s clean, quiet and very comfortable. From the beginning, Ana from the leasing office has helped my roommate and I step by step, answered all of our questions and has exceeded my expectations. I literally look forward to coming home, I am so glad we found Magnolia Park! It is the perfect distance from Downtown, I can ride the train to work. So happy to be here!

Worst apartment Ive ever lived in before, managers are so rude Sandra is so rude they charge fees and then dont have explanation why they’re charging those fees the maintenance people are so incompetent the main gate exits haven’t been working for months and they charge you for everything they fix, even though we pay a maintenance fee theres dog poop everywhere and they let in people at the pool even though they dont live there.

I’ve lived here for the past year and I absolutely love it.Whenever I have any type of issue the management staff is always eager to assist making me feel as though I’m the only tenant in the entire complex.They always make certain all maintenance requests are completed; even making following up calls to ensure I am completely satisfied.I have lived in a few apartment complexes in Houston, and Magnolia Park outshines them all.The best decision I’ve ever made.!!

The apartment itself is nice and its cool there is a gym and a pool, but there are far more negatives that outweigh the amenities. The gate is almost always broken. There are not enough parking spots. My car was towed because the parking striper was negligent. Maintenance did not want to fix our broken sink faucet. The neighbors litter and treat the pool like a garbage can. If you live on the first floor you can hear literally anything the people above you do. The building was not built for handicap accessibility. Overall I do not suggest moving here.

Rent is too much here since living hear my car was towed 3 different times once for parking backwards smh. Rent has just increased which is overpriced for the area. Workmanship on the apartments are subpar this is a horrible apartment complex I would not suggest anyone to move hear! Also if you dont mind roaches and racist management this may be a good place for you too move. And if you do move make sure you give them 60 days written notice before you move or they will charge you $3000 for not renewing your lease.

The tow company they use are predatory. They never have parking the garbage is always over filled. My rent is almost 1500$ for a 2 bedroom which for the area and quality of work done to the apartments it is not worth it. You can find a way better apartment and in a better area for the amount they are charging. In my honest opinion this is an horrible apartment complex and unless your desperate you can find something way better than these apartments in Houston Im 100% sure of it!!

Love the community and staff. Disappointed that management didnt notify my roommate and I of the new reserved parking spaces though. We did not get an email and now any spot close to our apartment is reserved and we didnt even get a chance. Now the only parking spots not reserved are halfway across the complex IF other people arent parked there already. Very inconvenient and disappointed. Kind of nervous of any other future changes tbh.Edit 08/2023: I wasnt notified of a cleaning charge (which I would have gladly paid) to my apartment after I moved out and now I have a debt collection on my credit report . Thanks a lot.

Do NOT MOVE HERE! They deserve 0 stars ! The first unit they gave me it was full of roaches. Humidity was 85% and mold started growing it ruined our mattress clothes and shoes . We lived like that for 2 weeks. It took them a week to clean up the mold we couldn’t even unpack because the second unit they offered wasn’t ready till a week later. A week passed and we moved into the second unit and guess what!? The second unit had the same humidity problem. I couldn’t breath at night. I was told by management a commercial dehumidifier was placed in my apartment to help with the humidity. When I got home I saw the big machine and it had an awful smell. My husband, son and I started coughing ! Hours later of non stop coughing I decided to read the labels on the machine and it was not a dehumidifier ! It was an ozone generator which is toxic for people to breath in ! We were supposed to wait 4 hours to get back into our apartment after it being turned off. They didn’t let me know or explained ANYTHING about this machine to us. It made so sick that I still have shortness of breath and I get tired fast like if I was 500lbs. When I told them that I wanted to terminate my lease because they did not provide a habitable apartment (both units) they charged me to break my lease by keeping my deposit. They did not reimburse the month I payed in advanced nor payed for all the damages to my belongings caused by the mold that was not remediated after 7 days. Marysol Perez the regional manager ignored my emails and refused to address the situation. Also, there is dog poop everywhere with flys flying around. Visitor parking is not allowed inside the complex and cars get towed on the daily! Unless you want to go through a horrific experience like I did, I recommend that you find an apartment complex that actually cares for its tenants and not viewed only as a money sign!

I moved in 2 weeks ago and I wish I looked at the reviews. I ended up having trouble with all my major appliances apon moving in. My washer didnt work, my dryer didnt start, one of my burners on my stove didnt heat, and my fridge wasnt chilled to temperature fully, but of course I didnt find that out until my milk, yogurt, meat, and eggs went bad after 2 days. They are still all broken after 2 weeks.i am now $200 down the drain on groceries, and $60 down the drain on clothes because I have to go to the laundry mat or wash by hand ( with my 2 toddlers). I have spoke to Jennifer, Sonia, and Ricardo with no solution. The parking issue in other reviews are accurate. I hope things get better here, ugh ....adding to my comment because I cant figure out how to comment under leasing office reply...anyways its October 11th and I still have no reply from the property manager Miriam...we spoke the day of this comment and she said she would get back to me.....THE PROPERTY MANAGER!🤣⏳

Great community with awesome amenities, been here since May 2021 and our experience has always been positive, we renewed the lease. The staff has always been very nice and helpful, they take care of any service requests promptly. We have enjoyed Movie Night, Tacos, and the goodies that the staff give out during special days. All of the neighbors have been very courteous, its peaceful at night time. The complex is beautiful and in a great location in the heart of Magnolia and close to Downtown, there is a Family Dollar, Medical & Dental Clinics, a Taqueria, a Church, Live Music Bars, even a Lucha Libre Coliseum, and Public Transportation all within a few feet away from the complex, not something you see in every area of Houston to have so many businesses within walking distance. Mason Park is less than 5 min. drive away. Thanks Magnolia Park Team, your team is awesome! :)

The community is friendly! The ladies in the leasing office will go above and beyond to help you. The management took care of me from the beginning and was there to make sure I moved in okay. The neighborhood has some great restaurants in the area as well as bars. Fairly close to the train station to take you into downtown, great park in the area as well.Great apartment!

Warning‼️ Warning ‼️ Warning‼️Stay away from from this apartment, or you would regret moving here in 3 months. I can promise you that.First off there is not enough parking in the apartment building. Most of the spot are reserved and you would have to park outside at the visitor parking where there is no camera watching your vehicle or lucky enough to get a spotSecondly, the apartment building literally contracted a towing company so you are getting your car towed if back into the parking spot either inside the building parking lot or at the visitor parking, also have fun have a visitor over because your visitor does not have anywhere to park if the visitor parking lot is full ( 8 visitor parking spot only) and you must register your visitor vehicle and make sure you get the license plate right because those thieves would tow it without verifying. Like why would you hire a towing company to oppress your residence even with limited number of parking spot that still don’t make sense to meI have got my truck towed for backing into the parking spot and 3 of my visitor have gotten there car towed and each tow cost $265, the worse feeling is walking out of your apartment and realizing your car as been towed and have to take Uber and pay $265 just like that because the apartment does not have enough parking spot for the residence and visitorMy truck got broken into at the visitor parking lot and I told the property manager (Maryam) about it , she said they are not responsible for visitor parking lot so they can’t install camera for that areaThe gym is literally the size of a bedroom there is no space to move around and do different activity.The building floor are so thin, that u could literally feel/hear the kids walking or running while you below.There are stray dogs walking inside the apartment sometimes at midnight eating from the thrash area.

Let’s start with the Towing!!!! These ppl will tow you’re vehicle no matter what permits you have. If you’re vehicle is parked in backwards , ITS GETTING TOWED. 500$ for each tow. This is a crazy money scheme. Stay far away from these apartments. Also the roaches. I regret this place to the deepest.Oh and we just got fined without warning to leave the trash bins outside after they gave us the bin. They failed to mention fines for not leaving the bin outside. Smh waiting till the day my lease is up

I came to get a tour and for some reason they let you schedule a tour at 1 o’clock in the morning so I came here and then I had to leave because it wasn’t at the right time so then I rescheduled it and let me schedule it for 3 o’clock on a Sunday and they aren’t even open on Sundays so now I came here twice in one day and wasted my complete time and I don’t even live here and I won’t live here in the future. Also, it’s in the middle of nowhere.

Horrible horrible horrible, would not recommend. I will leave when my lease is up for sure. I had a burglary/theft ask for footage went thru all the procedures but still waiting on management to get back to me and it has been WEEKS now, i moved into to this property a month after they opened and they were very kind at that time but now...they do not even care no more. 80% of the parking lot is reserved this was not something that we expected when we signed a 13MONTHS LEASE. i AM VERY DISAPPOINTED. Please think twice before singing a lease with this property.

Do not rent here. Towing policy is absolutely predatory and enforced arbitrarily. Your car will be towed for smallest things. My towing ticket says scratches and dents on my car is one of the reasons it was towed. Stay far away from this place.

INFESTED WITH ROACHES !I Am In Complete Shock At This Place! After Working With A Representative For Over 2 Months And Driving Over 1,000+ Miles To Get Her I Was Greeted By ROACHES In My $1500+ Apartment. After Expressing My Concerns To A Representative, Who Was Not Knowledgeable Of The Property, I Was Informed That She Would Send The “Maid” To Come Spray. The “Maid” Never Showed! The Leasing Agent That I Worked With “Cindy” Wasnt Even Present On Move In Day Instead Had Someone Give Me Some Cheap Wine In A Brown Paper Bag That Said Welcome. Apartament. 4205 the worst garbage collection service! and the attention of the offices is ordinarily bad, I have 5 days with the garbage at my door put in the garbage can in the correct order and it has not been picked up this morning I called the offices they said they would solve it and they did nothing I am filled with garbage and they dont give any answer. if anyone is thinking of moving to this apartment company please look for other options this is not a professional place

Community is clean & friendly! The ladies in the leasing office will literally go above and beyond to help you. Ana took care of me and my roommate from the beginning and was there to make sure we moved in okay. The neighborhood has some great restaurants in the area as well as bars. Fairly close to the train station to take you into downtown!

The place is comfortable, but it is infested with cockroaches no matter what you do to get rid of them there are thousands and in Admon they dont worry about that, before moving here make sure you like company cockroaches
