I’ve been living here for two years, and while things were somewhat decent at first, they’ve gotten progressively worse. The equipment constantly breaks down, everything is outdated, and cockroaches are everywhere. The leasing office is often deserted, so you have to wait forever to get anything resolved. Maintenance requests take ages, and the front gate has been broken for over four months.But the worst part? The water is shut off almost every single week! It’s beyond unacceptable. Living here has become a nightmare, and the level of negligence is absolutely infuriating. This place is falling apart, and it’s clear that management doesn’t care at all about its residents.This place is not even worth one star!

NO WATER EVERY DAY!If you enjoy living without basic necessities, this is the perfect place for you! The water is turned off EVERY SINGLE WEEK from morning until evening—no hot water, no cold water, NOTHING. You can’t take a shower, cook, or even wash your hands!The management does absolutely NOTHING to fix the problem. All they offer are empty promises and endless “repairs” that lead nowhere. If you value your comfort and sanity, STAY FAR AWAY from this place!

I’ve lived here for many years and I want to say thank you for the staff’s efforts. It’s worth mentioning that the office is a one person office so yes the office is closed sometimes. The property is very old so yes you will have issues with maintenance. But the new manager Sandi is quick to answer and help. Jorge and Carlos are always smiling and working hard. Do they need help 100% yes they do. Hope the owners read this. Thank you

I would not recommend Memorial Fountain Apartments to anyone looking for a safe, clean, and well-managed place to live. The security is practically nonexistent – the gates are always broken and left wide open, allowing random people, possibly homeless individuals, to stay in our parking lot for weeks. My locked bicycle was even stolen right in front of apartment, and when we raised this concern, management’s response was basically, ‘Your security is not our job.’ It’s unsettling and disappointing that they have no regard for residents’ safety.The conditions here are also awful. There’s a constant cockroach problem, dog waste is everywhere, and the trash dumpsters are always overflowing. Flooding is a major issue every time it rains, and management does nothing to address it. Maintenance is slow and unreliable, and the pool is either dirty or closed more often than it’s available. They don’t even provide basic amenities like a barbecue area.Over time, the complex has become run-down, with the quality of living dropping significantly. If you want a safe, clean, and respectful community, do yourself a favor and look elsewhere – Memorial Fountain is not it.

Living here has been nothing short of a nightmare, and I strongly advise against anyone renting this apartment. The maintenance is atrocious, and the leasing office staff are practically nonexistent—good luck ever finding anyone there when you need help. Weve been dealing with a broken air conditioner for four days now, and water continues to leak from it with no sign of repair. To make matters worse, one night the entire apartment filled with smoke due to something burning inside the air conditioner. The smell was unbearable, and if we hadnt woken up in time, we could have died from the fumes released. It was a terrifying experience.But that’s not all. The gates are never closed, so anyone can just walk in. Theres zero security, putting everyone at risk. The mold and constant water leaks feel like a permanent part of life here. Its as if youre expected to live in these terrible conditions, like dealing with water leaks is just another part of the lifestyle here.The leasing office is another joke. Every time you go there, all you’ll find is a Will Return sign, but they never do. No one cares about the safety or well-being of the tenants. If you have any problems, don’t expect any help because it simply wont come. I urge anyone considering this place—please look elsewhere. Your health and safety are at serious risk here, and the management couldn’t care less.

Bad bad bad, Its the worst 3 months in my entirr life, dont live here Its a trash, Neither me or my son feel safe in here.1- No electricity for 4 days2- Every other week we have an issue with water, no hot water no cold water, broken pipes, no pressure water,etc.....3- The apt smell stinks, I spent hundreds to get ride of the smell.4- The ceiling was leaking and they came to check the problem after an hour and half. Water was coming from the ceiling fan, AC, fire detect, lights, the carpet was soaked with water.5- They dont have a maintenance guy for the emergency .7- I was trying to explain why am upset to the manager and the maintenance guy, the maintenance guy was like: go and try to live in Portereko, they have no ELECTRICITY there, I was like excuse me???and he was like I payed 1800 a month I was like what do you mean??? Are you trying to say I have to shut off my mouth????And many more things.I will try to break my contract with them sooner than laterUpdate:They came to clean the damage and they told me I have to wait for carpet to dry for few days, so I moved all my room furniture to living room.please check the apartment photos after the cleaning!

First of all let me say this place is not a 1star!!! The property is disgraceful, trash everywhere outside the property, trash areas is always full of trash , couches, bed frames no wonder they got rat and roach problems! Disgusting. Let me remind you this ain’t even the inside yet! Inside is even worse, roaches come from everywhere, ceilings always falling through with water damage like every other month, water never works in am, management is ran by 3 year olds that know shit, and has had like 6 different management within the past three years. This is just a few things, not even everything. Please stay away from this place! Not worth a penny or your time, stress!

Update: July 5th 2024I’m done with this nightmareGuys read the real reviews and don’t read the fake 5 stars reviews!!!Don’t rent it to save some pennies, you will spend more on the electricity because of old appliances and the ACHORRIBLE maintenanceAll the good people left and low quality people just moved in.Please run away!!Worse apartments ever seen.I live next to the swimming pool, it is horrible…..Many of guys sit everyday, night and day shouting, smoking, playing songs loudly, wearing PJs, whenever I open my door , they stear around and look, NO privacy at all..Last time I saw the boys recording the girls in the swimming pool and fighting by using the pool’ chairs!!!I noticed all the good families moved out and I don’t blame on them, I will be the next for sure.No safety, no good complex anymoreNow it is 9 pm( school season) they are sitting all at the swimming pool playing music and doing their daily routine!!!

The community is very nice, area is really good and close to everything. Variety of units in every size. Most of the units have private amenities (washer, dryer) to avoid craziness.The location is convenient to shopping. Gorgeous schools around just in 5 minutes walk. And I love the scent of the oaks in the air.Maintenance issues are handled promptly. Office staff is helpful and professional. Ms. Jennifer is so kind and friendly ☺️ ...and is truly here to help.I am nothing short of pleased to live here at Memorial Fountain Apartments community.

This place is horrible I would not recommend roaches everywhere kids run wild in the complex stealing and leaving trash everywhere no hot water half the time due to so called maintenance but nothing ever actually gets fixed when they do send maintenance for issues they are rude and arrogant over priced. Patios are caving in and falling through the bottom of the second floor major safety issues. Pool is broken half the summer don’t even deserve one star sad

Let me start by saying , if you care about your rental history and your credit . Avoid this place at all cost. First off , the property has been through 4 different management groups since I been a tenant here . I moved and came back but, ever since I came back the property has gone down ever since . They don’t do rental verification if you’re moving which makes the moving process harder . You can’t get any information because they have so many different managements .. Air conditioning leaks in the summer are painful. My clothes was damaged on multiple occasions. They took almost 2 weeks to fix it . They brought a bucket and set in my closet .flooding is a major issue here . You can’t walk to your apt without the water being up to your ankles . It’s bad!Had a water leak under the sink and messed up everything I had under the sink , they took 2 months to fix after I put the work order in over and over again. I have pictures and will upload !Also the apartments is so old that they have mold inside the units , they just paint over it. Me and my son were sick with multiple upper respiratory infection due to that unit . Have proof of Doctors visit and all.They came cleaned the duck but nothing helped . They have one Maintenance guy who don’t fix , but patch up. They hire help but they eventually ended up quitting. The property has become a refugee camp and no one speaks English so the reviews you see is fake just like Jennifer the property manger. She promises things she can’t deliver . She is a lair and never wants to deal with any of the tenants . Not to mention someone was robbed and killed on property . Gates never work and so much more . Anyway .look else where . Save your self the hassle! I’m not racist just think people should know this property is a communitycharity .

UPDATE:This place is ten times worse than it was a year ago. Only long-term residents can truly see the decline in the quality of life here, especially when comparing the community before 2022 and after.We no longer feel safe. A very young, irresponsible boy regularly drives a car at 50 mph through the parking lot with four kids in the passenger seats, speeding dangerously and roaming around. Girls and women aren’t safe either, as some individuals here blatantly stare—even at elderly women.The situation is chaotic:• People litter everywhere.• They steal.• They blast the loudest, most obnoxious music until midnight.• They don’t listen to the crossing guard.• Patios and hallways are filled with junk.• Garbage is thrown carelessly.• They act with no regard for rules, knowing there are no consequences.Management is too weak to enforce any regulations, and unfortunately, we are stuck in this horrible place because of the school—which has also been negatively impacted by this chaos. It’s a nightmare, and we’re just counting down the days until we can leave.The 5-star reviews are FAKE. This place doesn’t even deserve a negative rating. We are responsible tenants who pay our rent with our own money (no assistance from any organization), yet management shows no concern for our safety. STAY AWAY and RENT ELSEWHERE.Examples of the ongoing issues:1. Kids swimming in the pool in their pajamas.2. A 6-year-old boy selling water or juice at the gate in 105-degree heat without parental supervision.3. Children running, playing, and screaming in the parking lot late on school nights.4. Bikes stolen from the school across the street.The pool is disgusting—completely gross. I pulled my kids out of it within five minutes after noticing a group of men just sitting around, not swimming, but staring. We avoided the pool for the entire summer because no one enforces any rules there.Additional issues:• The gate is broken all the time.• Water is frequently shut off. Literally every week.• Dogs are off-leash, and owners don’t clean up after them.• Electricity bills are sky-high due to the old, inefficient AC units.This place is absolute chaos. If you read a positive review, chances are those people were asked to write it.It’s heartbreaking because this used to be a wonderful place until the end of 2021. I don’t know what caused the decline, but all the amazing families who once lived here have moved out because they couldn’t endure the chaos. It’s so sad to see how far it has fallen.

I have been here almost a year and now that I original property manager, Jen, is back things are going a lot smoother. Any problems that happen have been taken care of in a timely and efficient manner. The maintenance staff and property manager have been tremendous during our stay and I highly recommend.

I have been staying for almost 2 months and I am very happy staying here. The area is convenient and with good schools.In addition, Jen is a very good manager and she is always helping when issue arises. The maintenance team also provide prompt and good service.Definitely recommend this place.

We never have water. My ceiling has been leaking for two days and when I flush my toilet, it sounds like there is a horn in my wall. The property manager does not care, they are incredibly rude when you call even if it is an emergency. The Lawn Care company broke my sliding glass windows In my bedroom and the property manager told me I needed to tape them up myself. The pool is disgusting and the dumpsters are overflowing.

We have been living here for over 1.5 years and the only thing that keeps us here is the school. I have already lost count of how many times our room has flooded, and all because of a mediocre solution to the problem. Instead of eliminating the cause of the flooding, employees come every time to dry the carpet. Yes, it may be cheaper at the moment, but in the long run it comes out more expensive plus our dissatisfaction with living here. By the way, the question remains open, every time it rains we run for a dustpan and a bucket to collect water and save our property. Please solve the problem radically

Perfect location, close to many conveniences. High turnover of Managers, water and electricity out frequently, i.e. > 10 times a year, for maintenance. Numerous issues with the pool, frequently closed. Absolutely no security, all gates are broken, driveway gate always broken. Maintenance guys are great and they have their hands full!

I have being living here for a few years. Back in August we had a power outage that lasted a few day and I was not happy about it. And not only that , the gates were not working and hot water was off. I was going to give my notice not to renew due to the previous management. But now things have improved due to the new property manager, Jennifer and her new maintenance team, Tomas and Jorge. Maintenance is quick to respond and there is effective communication from Jennifer. My family and I are thankful things are turning around.

Gone down so bad the last two years..so bad. The police in the complex like twice a week for incidents, People lurking in the parking lot all the time, unattended young kids running in the parking lot, teenagers flying with their vehicle back and forth late night with loud exhausts, the gate works for a week and goes down for a month or two and many other things.By the way be prepared for daily water outages from the morning till the afternoon…if not continues for couple of days.

There has been a shift and a good one at that. I have been living here going on 2 years, we have faced many challenges but I always just in love with the area, Thought I travel a lot for work and live mostly in the North East, its nice to come back home and see an Apartment Manager that is on top of everything! Ive learned its never easy stepping into someone else mess but a good manager takes accountability and works to clean it up. All which has been done. The fact I can go into the office and just laugh and talk about anything has really made this place feel like a home. I hope to see more modern updates around the area and inside the apartments as this new management company seems promising.

Over than when Olivia and Paola, I have not seen a manager that is more involved than Ms. Jennifer! She is really amazing and I hope she is here to stay, has an awesome personality! I will say a lot of the complex issues are really now getting fixed and they are making great improvements around here. I’ve lived here 2 years and have loved ever bit of my time here (minus past office staff) great community and area to live in! And you know when you see Ms. Jennifer walking the complex THINGS ARE GETTING DONE!

After living here almost 2 years there have definitely been some ups and downs. After Jen started working as the property manager I can stay things are starting to look up. Jen is considerate and efficient. Whatever you need she will most definitely make sure it’s taken care of in a timely manner. She is also very pleasant, always walking around with a smile!

I have been delivering mail here for tests and must say Jen is the best . As a mail carrier I have never experienced dobro r so nice and kind to me . But what amazes me is the interaction with the residents especially the kids . We are happy she back here and it finally feels like a community again . Jen don’t leave us again , we are not a community without you

If Hell is an apartment, this is it. Before I say more, it’s worth noting that management changed in the past year, and things did improve greatly. That said, the proprietary company does not give the management adequate support, and as a result, the quality of living is not good.Expect to pay ridiculous electricity bills because of ACs that cannot keep up with the heat.In the case of a large rainstorm, expect massive flooding due to a poorly tended drainage system.Expect to pay higher rent comparatively to other neighborhoods due to the location.Expect your mailboxes not to be properly secured, and potentially unlocked.Expect a front gate to be broken more often than it is functional.Do yourself a favor and look elsewhere. The quality of this apartment is not good, and you will likely be very disappointed with the place.

Memorial Fountain has been a 5+ star experience! Great property management, thanks Jennifer, she is really amazing. Both office and maintenance staff are all so friendly and very helpful. We have enjoyed living here so far 🤗

This is a good place to live close to shopping and the best schools in the area.The manager is awesome, she has an amazing personality. She is always willing to listen and respect.She provides the information to all the residents on timely manner. She takes care of all the issues presented to her with great dignity and respect.

Me and my three girls have been living here for a little over two years now. The units have been here awhile so there are issues that have come up per usual of an old complex. Unfortunately, there have been some awful folks in the front office that tried their best to run Memorial Fountain to desolation. Fortunately, on the other hand...our new manager, Jennifer Locour has given the complex a much needed energy shift into the right direction. Not only has she been succeeding in doing the work of two people by herself, but she seems to really care about making a difference around here. I requested a letter from the last management for over a month stating that I needed a letter confirming that I rent here for the year 2021to get a much needed delayed tax return. They never responded to my email and the office assistant when approached said it wasnt in his power to write it. When I walked in and asked Jennifer to do it a few weeks ago, she wrote me a letter in five minutes. Shes kind, helpful and an extremely dedicated manager. There may just be hope yet for this place.I didnt give a five star bc of the older units. Great neighborhood, schools and location if youre in need of those things.

Ever since Ms. Jennifer is onboard, she has been on top of everything! The apartment is in a safe community surrounded by the million dollar houses and best SBISD schools. Convenient location to grocery shopping and entertainment. Yes, the building is old and needs maintenance but with a manager who would gather donation to support kids, carefully plan multiple community events and give out gifts to kids in the community, I am impressed by the personal touch that other apartments can’t provide.

Weve stayed at the Memorial Fountain apartments for six months already and are going to extend more our stay. Very thankful for great management, maintenance and attitude. Jennifer is a wonderful person, professional, respectful and always helpful. ❤️

Terrible office workers, it is impossible to get anything fixed or achieved, you have to call and write to who knows where, workers never come to work on time, very often you can see a sign that says Ill be back soon, this time always does not match, the apartment is leaking, the ventilation is not cleaned, this is why cockroaches appear, it is impossible to fix or fix something, you cant wait

First, the good news: They got rid of the rude and clueless manager and her assistant. The new people are cool.Now, the bad: but the MAINTENANCE and upkeep have gone WAY downhill over the 5+ years I’ve been here. My unit just no longer gets cold or even cool water in ANY faucet, sink or shower. It’s all hot and smells like sulfur. When I ask them to do something they just shrug their shoulders.To top it all off our power has been out since 5pm Friday. Centerpoint came by and said it’s a transformer on the property and not their responsibility and that the apartment maintenance people don’t know what they’re doing and lack the tools necessary to fix the problem. So we tenants are left to suffer. The office is sending texts that it was Centerpoint’s mistake but I doubt that’s the case. Whatever you do, if you’re looking for an apartment, look elsewhere!!

We have lived in these apartments for 2 years now so i feel confident rating Memorial Fountains 5 stars. Stacy is a great manager, she is so knowledgeable with everything from security to the best way to paint over your toddlers finger painting to what the next renovation will be for the apartment community. This office is the only apartment office I know of that puts out treats for the kids for EVERY holiday. Recently Halloween and Thanksgiving passed, for several days there were treat bags or snacks for this kids. Other apartments usually have coffee or mints for the parents, but rarely acknowledge the children! Maintenance has always helped me in a VERY timely manner, which has been a nice change of pace from other apartments. Also the pool is great.

Customer support -0 the people in the leasing office never talked to me as a customer since i moved here they’ve been always rude and clueless.Me and some other families impatiently waiting for our leasing contract to end so we can move from here as soon as possible.No service at all no electricity for 3 days most of the time water outage.And when you tell them you want to move they will ask you to pay them two months of the rent extra 85% more and the early termination fee but when it comes to your right to talk about so they will tell you easily if you dont like here move.THE WORST EXPERIENCE OF MY WHOLE LIFE!!!!!!!Dont make this place fool you with the good neighborhood.

That one star is only for the neighborhood. The worst management I’ve ever experienced.The manager lady and her assistant is super rude to everyone they won’t talk to you more than 5 minutes cuz they don’t have time they treat you like they are paying you to stay here. Full of lies no service when i came here the rating was 4.2 but because of these two in the leasing office nobody likes the memorial fountain it is an old Appartment with super rude management in a good neighborhood. Anyone wants to live here change your mind please.And my message for the owner of the complex if you do not change these two from the leasing office trust me everyone will leave this place i know more than 5 of my neighbors including me we will not stay after our leasing contract finishes.

I rented this place for my sister and her son few months ago, and since she moved in she has been either in a hotel or my place due to either swage leakage, electricity outage and now a flood inside the apartment. I am writing here cause now it is a safety concern, the ceiling could fall down any minute after the flood from upstairs. The management removed the wet carpet only without evening running a fan inside to avoid mold and mildew in such humid space. They told her that theyll fix it soon, I am not worried about when to fix it inappropriately but will they check the wall humidity?! probably not! this can cause pneumonia and black mold lung disease. I am in the medical field and we are going to file a complain to HUD to address this issue and small court of Houston as we are trying to break the contract and rent elsewhere with no trouble, yet our request is being denied.Our concerns are not taken seriously in this place. I hope other people read this review and stay away.Feel free to contact me for details.

I like living here. Very calm and beautiful place. Good location.Management takes care of the territory and cleanliness.Most of all I like that positive and smiling neighbors live here. This fact suggests that it is pleasant to live here.

I do not recommend these apartments, it is not safe, the gates almost never work, there is no power or water once a month, be prepared to go to the pool once a month to get water to flush the toilet

Very Nice Apartments ! This is a good place its close to go shopping and theres great schools in the area .Im Absolutely satisfied maintenance team is very nice , they do a great job in keeping property clean!

I have lived about one year and its the worst experience I have have as a renter apartment, We pass 5 days without power, in three occasion We didnt have AC, the first time, they repair it on the time, but, the second was in weekend and they sent somebody just clean de water the AC made frozen and then, off course I had to report the damage again, I putted it online (website) and I was tried to pass the complex office for talk to them, the office was open but nobody there, then, I gapped paper and pen and made a note to let them know about the situation. they didnt sent nobody for more than 24 hours without AC, The Office called me Monday in the morning NOT for fix it, the called me because the Lady working on the office she didnt like we let notes in her desk. wow, do you believe that?

First of all I would like to thank the owner of this property for hiring such a nice lady as the property manager. Although the apartments are old but it’s really safe and located at a very high profile neighborhood with great elementary and middle schools around it.

Amazing neighborhood!Safe and secure, and a kid-friendly place. The elementary school right across the street is a big plus.The leasing office staff is friendly and takes care of any service requests in a timely manner.The apartments/interiors are remodeled from time to time.

The community is great, especially for families with small children. The pool is great and the playground behind my apartment was perfect for my kids . The new management is awesome !!

Love the beautiful renovations this property has done over the past couple of years. Jennifer, in the office is amazing and the residents love her. It is no wonder this property stays full.

This is the worst place someone could ever go to. There has been no power for a day this the worst once again never go to this place. There TONS of people moving out and I don’t blame them but the people who own this garbage we live in. 4 years ago, this place was amazing but now. It feel like your living in a homeless person life no ac in the summer power turns on and off Almost every week. The people who runs this is wasting their job they don’t care. This is a complete waste waste of money.

Management has left residents without power for over three days. All they have done is put a sign on the door saying “office Is closed due to no power”Nobody on-site making any attempt to fix the situation. Absolutely despicable management.

Jennifer the manager of the complex is very nice and helpful, and to be honest the building is old and has some issues with watering, but the location is very nice.

Amazing Area, very calm , quiet , Family oriented but the complex has a lot of issues. Very old buildings, old appliances, the gate breaks down basically every week. Water pipes constantly break and need repairing but other than this. I enjoyed my time at Memorial Fountain

I came in today with my family to inquire about their apartment complex. First, it took the receptionist a while to acknowledge our presence, and secondly, her people skills made us fill unwelcome. Its ok, there are other options. Thank you for not being kind. First impressions are a sign.

The maintenance team Jorge and Tomas very fast with repairs . Live here long time, we have very nice manager now who helps to make sure we are happy . The property is clean . I recommend this place

Who is the owner of this property?Update (11/15/2022) New management from month ago. She resolved in a couple of weeks what the previous administration did not do all year. The new owners should keep this manager.

Wonderful place now since the manager Jennifer is working here! She is a very helpful person and she keeps the community clean and nice to live with family.

Overall Nice residential complex greatly located in a quite neighborhood, schools within the zone are excellent, Ive been dealing with 3 different managements since I lived there, latest one seems promising, significant improvement could be seen regarding the maintenance and cleanliness, the new manager Jennifer is very friendly and cooporative, she will do her best to help, I love this place

Really the new administration is excellent, the new manager JENIFER is sweet, professional, very respectful and diligent with the requests that are required, contrary to the old administration, the changes have been very positive for the property, actually very happy with the way she is managing the apartment building , is a property Calm and safe, I really liked living here !!!

Terrible place! Power outage, day 3... And the management team is MIA or playing blame game with highly competent Center point about who pays for something as absolutely needed as generators (esp for the elderly)!! No cooling, no solution!!

Great location . I come visit my friends here and it’s always clean and quiet . They like there apartment a lot and the school for the kids is across the street . It’s safe area.

This new management is fantastic! It feels safer and the team is willing to listen and take appropriate actions. + it’s located in a good school district!

I was very impressed with the condition of this property clean and looking well maintained. I had a good time during my stay. I would definitely recommend it.

Stay away at all costs. Water has been off for days— management says they fix the problem but it’s never fixed. Management is absolutely horrible. I wish I would have never moved here. Cannot wait to leave.

Plumbing is horrible, sewage backs up to your bathtubs, and electricity goes off for days at a time. Apartments are too oldand falling apart.

Jen is incredible. She cares for all of the people in the community so well and always goes above and beyond to help!

Ms. Jennifer truly cares about the people in the apartment complex and does her best to make sure everyone feels comfortable at their homes!

The manager is very nice , maintenance is good . Its quiet .

They never fix anything ever, the office workers don’t do anything but sit in ac all day, gates don’t ever close, mailboxes always broken

Not a lot of features in the apartment work well. (toilets, ac units, cabinets, vent closures, etc)

Jennifer is always very helpful! Anything wrong she gets it fixed immediately!
