I have been a tenant since 1/1/2025 and I can say its been very pleasant. When I had my tour with Britney ,she was very nice and really professional,and was very helpful with any questions I had about my move in process. The manager was very good at multi tasking as he helped me with my move in process as well.I also want to acknowledge Mario the maintenance lead for making sure my maintenance issue got resolved in a timely manner. Thank you so much I am very satisfied!

Not sure why there are lots of mixed reviews about these apartments, but it has been an absolute pleasure living here. The staff, Britney, the office manager D, & maintenance (Mario) are on top of everything! Mario was very kind & quick to respond. These apartments are also beautiful and very well kept. We are beyond happy here.

First impression is everything and Brittany had it all starting from her smile to her professionalism! Knowing they close at 6 I was arrived at 5:50pm and Brittany still showed me around and the apt I was interested in! Very nice and did not rush myself or the family while we was viewing. Out of all the apartments that I’ve seen , this one stuck out most but completely sold me after meeting Brittany! I couldn’t wait to move in!

I had a terrible experience with this apartment complex. I decided not to proceed with applying for their apartments after i read multiple bad reviews, and informed them of my decision. Despite this, they still charged me both an admin fee and an application fee, claiming they “couldn’t do anything about it.”To make matters worse, they sent me to collections over these fees! They said they called me multiple times before but NEVER DID, This is pure scam behavior. They’re taking advantage of people with shady practices, and their customer service is completely unhelpful. Be very careful before dealing with this place, they’ll find a way to take your money even if you don’t move in. I do not recommend this complex to anyone!

My experience with this apartment complex was nothing short of frustrating. My girlfriend and I decided not to move forward with applying after some thought, and we informed them as soon as possible. Despite this, they still charged fees for the admin and application process, After they told us they would not be charged. When we reached out to discuss the issue, they refused to help or offer any solution. To make matters worse, they sent us to collections over these unnecessary charges! This feels like a shady way to make money off people who don’t even live there. I strongly advise against dealing with this complex. Find a place that values honesty and fairness instead.

The only good thing about this property is maintenance . Very responsive, knows exactly what they are doing . Always enter the unit with respect. Mario is always willing to help in anyway he can to make sure everything is functioning properly . I always see him working tirelessly to maintain a clean property . 5 star for maintenance only !

Last management was bad, new management is worse. They are taking away our reserved parking (which is in our contracts) and making it open parking. If you want reserved, it’s an extra $50 per month. Keep in mind, the reserved parking spots are not shaded, there’s no covers. Nothing added in our benefit to make it worth spending an extra $50/month. They added a $100 fine to anyone who parks in front of the fire lane for 10 seconds to check their mailbox, but all mail services are allowed to park there for 30+ minutes at a time. (Rules should be enforced for all parties with the exception of emergency vehicles) The entry and exit gates are broken and remain open 24/7 which provides us with no security. The pool has been broken since March and we are already at the end of summer and it’s still broken. The garbage cans stay overflowed with trash all over the ground. Save your money and rent somewhere else. All these increasing charges and extra fines are absurd considering management can’t even keep proper care and upkeep of their property to even make it worth spending an extra penny. All renters pay a certain percentage for safety/security/parking/amenities/environment. It makes up their total rent cost, but here, we pay more and more for nothing being provided or improved. These people are scamming us. They take advantage of you and take your money!!

Well let me tell you I was nervous about this place after reading the reviews and I said hey why not still give it a try and Im so glad I did I can not go by what other people write on the reviews because there is probably a reason why there Esperance was bad but let me tell you since day one I have had the best experience with all the staff from Britney in the front office she made me feel at home after signing my lease and kept the conversation going to welcome me home then from DeMarcus he was always there to answer my question when i had one at first his tone of voice was scary lol but he is awesome when you meet him in person :) then comes Mario the maintenance man when I say he is on top of it for the tenants he is the 1st day my heater was to hot and would not turn off and i was afraid it would cause fire and he got on top of that they same morning I called then the next day my heater needed a little more work and it was so cold the same day they worked on it and the 3rd day even followed up to make sure it was still working and that we where pleased and ended are conversation with have a blessed day now those are the type of staff that make you feel at home and Im so pleased and do recommend this place to anyone looking for a place to call home great staff and awesome place to call home

Moved here Oct. 2023 and it’s been hell since. Towed our cars twice because of “service errors” earlier this year. Pool has been closed all summer and it was a big reason why we moved here. I live on the first floor with my husband a new born child and I had a group of boys knocking on my window waiting outside. When I told the apartments they told me it wasn’t their problem that I should talk to the police. The police told me it was a management issue. They accept anyone who can afford a place and don’t even take account to who they are. Place reeks of “skunk” and urine even though they have a new “no smoking policy”.The apartment complex is currently under new management and they seem to be working hard to make improvements but they don’t answer their phones 80% of the time which makes things a lot more difficult to get in touch with them. It’s been a very stressful time here.

It is 10/28/24 and I wanted to update. Still 5 STARS but we have new owners and staff. I want to mention MARIO, head of maintenance. This is one of the hardest jobs in the world, and Mario and his crew are one of the best Ive encountered in almost 50 years of apartment living in SE Texas! I am disabled and slow, but Mario is very patient and respectful and cares about his job, and I so appreciate that! And new management (so far) has been quite good with communicating, which is rare. Tried to write a new review but could only add to this one. Everything previously written is still accurate. Thanks to every maintenance team that has worked here (you too Jesus)! There have been some really great guys!PREVIOUSLY WRITTENI was the first person to move here in 2013, before it was even close to being finished, and still cant believe how lucky I am to find such a wonderful home. I have lived in apartments for over 40 years, throughout Houston and Southeast Texas. I can honestly say this is the best apartment I have ever lived in. Not just the physical apartment but the amenities and upkeep. The management and maintenance staff are outstanding. So many apartments tend to treat you as a number, but that has never happened here. Two amenities I appreciate most are the door-to-door trash pickup and each unit having its own water heater. If you know anything about apartment living, the water bill is usually based on the average use in your building. Not here. We have smart electric meters, and all the appliances are energy efficient. I could go on and on, but suffice it to say I am thankful each day to wake up in such a wonderful home. Many thanks to manager Vilma, all the current staff and also to the many who came before them.

We have new Management! Finally theres a group thats willing to make sure We reap the benefits of the amenities We pay for! Our pool was closed over a yr and when new Management took over, we can finally enjoy the pool! They have also made sure to SATISFY every other aspect of our residential needs. Update:Aimee and Alphonse are amazing. I applied a little while before the transition to new management, prior staff barely answered the phone, emails and also prolonged the application process.After expressing my frustration to new staff they took great care of me and Communicated with me throughout the entire process.

People who work at the leasing office are terrible they dont answer calls or respond to your emails . They never on the same page with you. When they mess up they get upset with you and irritated when you tell them to fix it the situation. For example they tried to make me pay month to month rent when I gave them my 60 day notice that Im moving out. Dont move here unless you want to deal with unprofessional people who work there and try to charge you extra.

If I could give the complex a -0, I would. When i got my keys my unit was not move in ready. There were holes in the walls, walls were dirty and to top it off roaches was left in the apartment it was totally disgusting and they had the audacity to just say sorry. Nothing that i felt like should have been fix was fixed except the hole which they didn’t even fix just placed something over it. The complex it self is garbage. They don’t answer the phone when you call, you have to go to the office to actually get the help you need. Management sucks. Good luck with parking if you have visitor god forbid they don’t tow your car even if you live in the complex. Also there was an incident that happened weeks ago with cars getting their tires stolen but it’s just now being addressed which is mind blowing. I’ve attached pictures from me moving in and it’s ridiculous how much cleaning i had to do when i was moving in. I’m absolutely disgusted and angry about this still. The rent please be prepared to not pay the same rent each month they will finesse you. Not only does the management here sucks the actual owners (Mosaic residential) they are full of it you will never get in contact and they don’t return calls. This complex sucks. Please take my advice and don’t apply here. You will regret it.Always fishing for money. It’s sickening at this point.

Stayed for a year, let me try to be as objective as possible. We stayed at the 3rd floor.Pros: The apartment itself is good in size and very bright, very quiet, priced reasonably, location is great. Service is always quick and does the job well. Staff is responsive.Cons: Appliances are old, the dishwasher in the unit we were at was unusable. If you have more than one car, its a competition to get another spot, and the gate almost always is broken.Tip: if youre moving out, make sure you dont do the month to month post lease while looking for another place. It ends up being super expensive.Overall, its not a bad place to live.

Where do I start…after living in my previous apartment complex for almost eight years I was ready to relocate to a more comfortable living environment. I shopped around for a few months but nothing caught my attention until I found Queenston Manor! The units are beautiful, upgraded and very spacious I loved it!!! I met with Paula (Assistant Property Manager) and from beginning to end she made me feel welcome, of course I had a lot of questions and she answered all of them with no problems and so professional ✨at that moment I knew this was my last stop. I came in a few days later to complete my move in and I was introduced to Emoname (Property Manager) she’s very nice and welcoming she made me feel just as comfortable, she also gave me a lot of useful information about the property and good conversation I have a feeling I will love it here & I made the right choice.

I showed up this morning, June 8th, for a tour of apartments. The girl scheduled to work decided to not come to work. I dont think that this is the place for me. Ill take my rent elsewhere. Crappy future resident service.Update, decided to give it a go after the no show. Filled out application and 2 days later, literally ghosted. No answer. Tried calling, they will get back to me. Yeah... sure. These people are rude and unknowable. Stay away from this place. Looks can be deceiving.

The parking is HORRIBLE especially when you have Guests over… they have more reserved parking than visitors parking so there’s no place for a visitor to park at really…. To be honest ever since we got new management… they have been very rude and complain about everything. I don’t like that they can come into your home( WHILE YOURE NOT THERE) and literally take a personal items … they don’t care about their residents they only want the money!! If you want to moveTo be honest there are a lot of residents that are actually leaving this Complex, due to the staff and the high price of rent that… the apartment is NOT worth how much you’re paying here.. they’re QUICK to evict, so no matter what situation you’re in they DO NOT CARE, they want you out. Just a heads up… it wasn’t bad here at first but it’s just all over the place now

Not so homely to live at. You get towed even YOU ARE A RESIDENT, they still tow your car, and the towers Will DAMAGE your car while towing… the pool is always green looking every other day of the week… pool is ALWAYS closed.. the front office doesn’t care about their tenets, they just want the money.. they make up rules as they go. When there is an EMERGENCY MAINTENANCE situation… they don’t care they will make the maintenance work regularly scheduled, you will have to wait weeks for general maintenance issues as well. And the to be honest the rent is too high and not worth it!

Parking is terrible here. The reason why my neighbors moved out was because they kept getting towed. Ive had 3 guests get their cars towed twice in within 2 months. Especially around the holidays. Guest parking is 20 spots in the front only. The tow truck drivers stare at the guest as their trying to register their vehicles and registering a vehicle is not as easy as any other apartments or Lofts Ive been too. Late fees for rent are $100 a day. They stick tenants with fees and penalties where ever they can. The office assistants are rude and not helpful at all. Coming from a current tenant of 1yr 8 months.

Update: Communication never got better even with new management. I spoke to management about previous issues and she blamed staff to poor communication instead of taking accountability and to train better. I had questions about my move out and never got a follow up. I would never recommend living here.Communication is terrible. No one ever answers the phone, I’ll leave messages and never get a response. They send notifications out day of. I could on about other major incidents that have happened such as moving into a roach invested apartment, the parking situation for more than one person is terrible which forces you to rent a garage, my water being turned off randomly with no explanation, and more. I’ve tired my absolute best to nice and understanding because I know the industry but I have never experienced the lack of care for tenants. I can not wait to move out, living here has been a nightmare from the start.

I’m getting ready to renew my lease once again! Despite some of the bad reviews about crime; unfortunately crime doesn’t have an address. Which is sad because you’re supposed to be “safe” at home. However, the office team follows necessary protocols to help ease the situation.The maintenance team is phenomenal and gets things done in a timely manner.The management has changed since I’ve been here and I love the current team! I typically am assisted by their leasing member Trixy. True rockstar. She’s patient with all my needs and she truly cares, which makes living here so much better.I would recommend this place to anyone. Good location and great prices!

They change management all the time, the pool is always closed and green 😒 people dont follow the rules and are still in the pool with loud music after 10 pm and security almost never comes to tell them something. When theres a maintenance emergency they dont answer and you need to wait for the next business day. General maintenance takes weeks to be done. The main entrance gates almost never work I had an Emergency had to call 911 and the gates werent working which delayed EMS. Always try to contact the office and no one answers even try the text message feature and they still dont answer. Other residents are smoking cigarettes and Marijuana and make my apartment smell bad. This place is getting ghetto, I have been here for almost 5 yrs and it keeps on getting worse. People are drinking in the parking lot, doing mechanical work on there cars. Im stuck here for 5 more months because of my contract after that Im freaken out of here I dont recommend this place. Unfortunately its bad but it wasnt like that before .

I just want to say that I love the way I was treated here. This was the first set of apartments my boyfriend and I Decide to look at and once we’re done with the tour we made our decision to stay here and we didn’t look nowhere else. The Leasing Agent (Trixy Woods) was Amazing! She took the time to walk us through everything and honestly that had a lot to do with our decision of leasing here. It’s not often you find someone as kind and patience as her. She also speaks Spanish which I love because my boyfriend only speaks Spanish and having her as the leasing agent and her explaining everything to my boyfriend made things a lot easier. Thank you!!Would definitely recommend this place

My familys car was vandalized on 11/10/2023.There are no security cameras, the manager says there is no budget to install cameras.The doors are kept open, the door controls do not work, they say they are not responsible for anything that happens in the parking lot.And today vandalized another car again and everything remains the same.I was going to upload the photos but I cant

I had a loaded gun pulled and put to my head by a neighbor that I never interacted with after only living at these apts for 3 months. The management did not immediately act after this happened. After the tenant got out of jail they let him live on property for weeks after he committed a felony. They did not have my safety or security at interest. Nothing was done to rectify what happened. I had my vehicle vandalized also. Living in the front doesn’t mean anything. You have a group that hangs out and even shot my neighbors car window out with BB guns. You have people working on cars and several break-ins. The on site officer is a joke. He will tell you to call 911.The management did not do anything to be proactive about the situation. For the price that they charge and the level of service you actually expect, it is bottom tier. I am no longer a tenant and happy I made the decision to leave.

Speaking about these apartments there’s nothing good I can say about them. Terrible customer service. The pool is ALWAYS CLOSED! no matter what day it is it will be closed. The staff is not helpful at all and lack of communication. Parking is another issue, no matter if you’re a resident or not you will get towed. Horrible apartments in general.

Not a resident yet or never, just trying to get into their leasing office is a challenge, two times I waited outside more than 30 minutes, one at 5:00PM and the other at 1:00PM, both times there was a sign at the door that read, on Court Proceedings. The other, a sign that read, On the property. I called their corporate office and I guess they do not care either. First visit a resident approached me and she start telling me the horrible experience with management has been in the last 2 years. She was waiting also to talk to management, I guess she is stuck until the end of lease. There is a place where you can call. Houston Apartment Association.

These apartments are definitely a place to call home. I love the manager Gracie, she’s soo helpful and kind. She carries such pleasant mannerisms when greeting new and even current residents. I appreciate the privacy and the upkeep of the property. We had a pest issue from the previous tenant but they assessed the situation quickly and we haven’t seen anything all year. My boyfriend and I will for sure refer others into considering renting with them.

My unit is full of roaches spoke to neighbor full of roaches this place is filthy I can’t even move any items in and having a hard time trying to get out the lease. I just signed the lease so I don’t want the unit and they looking at me like I’m the problem when clearly the roaches in the apartment that they gave me is the problem and get mad because your complaining these are not my roaches they are yours and u want me to be happy and accept them get the h?! Outta here with that mess….. instead of tryibyto accommodate or give the money back so someone can find a roach free home ……that’s a huge problem…..trust I have more pics

Came by this location to apply for a two bedroom apartment for my family. We came in and immediately was greeted by Trixy. Sweet personality. She explained the application process and made us feel that we would be welcomed to their community. I appreciated that because before coming to Queenston Manor, I stopped by a different apartment complex and didnt receive the same welcome.

My husband and I fell in absolute love with these at first and were here for a year. But started changing my thoughts on them quickly when one of the treadmills from the small gym was broken since November of last year my Last time at the gym was in June and was STILL broken even AFTER telling the head manger in person. Recently our contract was about to be time to renew, due to getting a house we didn’t renew it. Unfortunately we missed our 60 day notice so we had to pay an extra 900 for an extra two weeks. Mind you we had called to make sure both my husband and I to see if that’s all we owed and they said yes. A few days later my husband gets a call saying we owe them our first month of water which we got for free. When we had JUST asked if that’s all we owed. Not only did they kept changing things on us BUT when we legit turned in the apartment clean with the exception of mold that we had called maintenance who just painted over it! The apartment was left clean! When I look at the final account statement they are charging us for the water and an extra 128! For “ damages “ that weren’t even there! With the exception of the broken door and small hole in bedroom. But blaming us or should I say forcefully making US pay for a base board ??? And four large hole in living room wall???that was non existent. If I could give them a negative star I would! Management is completely TRASH! And over experience is so disappointing it being our first apartment.

I have lived here for about 8 months. I love my apartment itself, but the staff are very unapologetic and all give different information and answers about everything. Parking is HORRIBLE. If you have friends or a significant other visiting often, wish them luck on finding a place to park. If they park inside the gate, they WILL be towed if they are there after about 8pm. And if they arrive around that time or later in the evening there will more than likely not be a spot for them in the visitor parking area. There are approximately 15 visitor spots and over 200 units. 😑 Also, if you are backed into a parking spot instead of front first, they will tow you. No warning, no write up. $200 to get your car back. UNBELIEVABLE.

This apartment complex is really good, and the complex are more open space. The staff is so nice. They provide great customer sevice to people, and The price is also reasonable of the complex. However, there is certain problems in this apartment such as not enough parking to park car. It is really difficult for the guest to park the car in apartment. If those guest park their car in apartment, they are always ready to tow the car. One more problem is that they charge you for valvet waste trash, even though you are not using the service. They charge you $20 for the service which is not fair if you are not using it. Thank you

First of all I dont cook often but love how big the kitchen is. I use the kitchen bar table mostly for gatherings ;-). The amenities are great and well maintained. The staff are friendly and flexible. I really have not had a bad experience living in this complex. There is new management (Nancy) for those that are concerned about the low star ratings and planning to renew my contract this year. You cant get this luxury for the price anywhere else.

This is the worst apartment living experience I’ve ever encountered.The website indicates that Queenston manor is luxury living. This is not at all true.Let me point out the issues folks as you will really want to do your research before considering making this your next home.There floors are HORRENDOUS. There are soft patches in sections of the floor which should be repaired prior to move in however this is not the case.I’ve complained 5x now maybe more due to excessive noise from above tenants, I’ve contacted the off duty officer 2x with no resolve. I was informed via email that a noise violation was issued which I believe is a lie. Was also informed the noise issue was sub flooring issues yet nothings been done as there apparently waiting for the tenants to move. To much issues around this subject that continue to be left unresolved. I’ve lived in plenty apartments (1st and 2nd floor) and never experienced anything like this. Gracie advised that they were moving in June so I’m to assume this means deal with the noise till then? UnacceptableMy neighbor starts pounding the floor at 5/5:15am till he leaves for work then returns ironically at 5:/5:30pm and will continue with the heavy walking or daughter running back and forth up to 10-11pm. This is every single day. Who lives like this? FYI: during the day when the wife is home I don’t hear half the noise I hear when her husband is there so don’t tell me it has to do with sub-flooring issues.When I lived at York Town crossing apartments never did I experience any noise complaints in fact the tenant below me once filed a complaint and we immediately shut it down in consideration and never again any issues.I regret not moving back to York Town crossing. This would’ve never happened.The mgmt do not walk the property and the maintenance crew seem to have a lot of free time on their hands. Building 2 has a ceiling lamp hanging by the wires and it’s been this way now for 2 wks. Is this not a safety violation? Perhaps there getting ready to paint this building? I’d hope so. It’s only been over a year and the complex still has white paint patch’s on all buildings and what looks like stuck leaking tar on each building . I guess building 1 is their model home? 🤦‍♀️The mulching and flower beds are maintained on building 1 and it’s perimeter yet not maintained on the back of the other buildings 2-10?The tenants above dumped their cigars-ashtray over the balcony or it fell over? (another complaint made 2x with no resolve) I assume they expect me to pick up the cigar butts?This is not at all luxury living, the website is misleading and false. This is not an escape from the hustle and bustle, this is not tranquil and peaceful nor does the grounds speak luxury living. The grounds look messy and unkept, the buildings look worn down worst situation I’ve lived it.Unless the manager (s) are advised to do the bare minimal as for the up keep then they need to reassess the advertising and not sell a lie on over priced apartments that do not meet the standards or expectations to what’s advertised.I pay to much to live in these conditions. I have no peace of mind living here. My daughter is experiencing and questioning this nonsense as well •. Where do I start? First of all, only move here if youre a loner meaning if you have a gf/bf, family or friends that you plan to invite over, they will have no where to park. You get only one assigned parking spot per apartment. Yes, you heard it, just one. Even if two people are on the lease, you only get one! Meaning the other person on the lease (husband/wife) could get home and have literally no where to park unless you get a garage which is $100 extra per month and doesnt even fit most suvs because its so small. Second, management! When you walk into the office, the rudest woman on earth will half ass greet you unless shes off. Shes the worst. Way far from helpful. I literally avoid her. Third of all, dont move here if you want to maintain your social life and to actually use the pool. The pool closes at 6pm. Yes even during the summer. And is closed Sunday and Monday. Oh and you can only take one non resident person with you at a time. So forget about inviting friends or family over. To make this a fair review, I will also mention the pros. Maintenance team is good. Ive never had a bad experience with any of the maintenance guys. Theyre very nice, prompt and very helpful. Thats pretty much it. For the price, its definitely not worth the stress.

I had a tour on 5/19/21. I had a tour by Trixie. She was very nice and helped a lot through this process so this is not about her, but is about the complex and how they work. The apartments are okay and had many locks to get in the property which I liked.I decided to go ahead and pay the admin and app fee of $99 (a special) the next day because I was sure it was where I’d be. Good price for what you get. On 5/20/21 I applied and approved on 5/21/21.1. I was accepted and approved to the smaller 1 br.2. I got called 5/22/21 and was told someone else actually leased it. I agreed to pay more and move to the bigger 1 br.3. The next day I was called again and told someone else leased the larger 1 br and I was told that it was confusing because someone leased the same unit in person and another person leased the same unit via online.5. Then I called because there was an opening with a smaller 1 br.6. I was approved for the smaller one again WHICH I HAVE AN ACTIVE ACCOUNT SAYING I OWE 7/17 because I was told I can move in 7/17-7/21.7. Then I was told I couldn’t move in yet because my old apartment complex from 2019 wouldn’t answer the phone to verify my history. I could have simply provided proof.Ive called for nearly three weeks to follow up. Including leaving voicemails. Nobody has answered back. Nobody has called me back. Nobody has helped.I’m not to upset about paying because it is what it is. But my time is very important. What if I was at the end of my lease and was waiting on them to tell me something. But it could 100% be ran better and better communication. Trixie was cool though. The tour was just straight to the apartment and no amenities. I saw the pool from pictures only. It just needs to be better overall.

Do not move here! As a current resident in these apartments, I highly recommend do not move here! The staff is terribe, the amenities are worthless and the absolute worst thing about this place is the PARKING. When I first moved here, I liked the idea of the Bar and grill restaurant being in the apartment complex. I was wrong...the bar has been closed for more than a year. I thought thats ok, at least they have a gym I can come work out at. I was wrong again, more than half of the gym equipment was out of service for more than 6 months. Then they decided to change the door code to enter the apartment complex but decided not to tell their residents. The day I found this out it was raining and when I went to enter the code it incorrect since they changed the code overnight. Overall there are so many things wrong with this place that I am counting down the days until I move out of here.P.s. if there is something I learned from living here is to appreciate the liberty of parking anywhere. I keep dreaming of the day when I can just come home and be able to park without waiting 3 hours..

If you ever plan to have more than 1 car, DO NOT LIVE HERE!! My son has been towed from here TWICE and he is on the lease!!!! There is NEVER parking! The only visitor parking is at the leasing office!! So don’t plan on having visitors come visit! Only about 8 visitor parking spots for this ENTIRE apartment complex!!!! There is absolutely no parkings, everyday I am having to park in the visitors parking and I live in the back of the complex. Its about a 10min walk. I complained several times and the staff hasnt done a thing. Parking stickers are required but several car are still in the complex without one. Its ridiculous! The manager mikayla seems to be the only person who cares and is welcoming, Everyone else is rude.

I applied to this community last week and had a terrible experience. when i first encountered the office staff they were very nice and understanding of the fact that i wanted to first run my application then my husbands so that we didnt waist our time or money so after running my application i was only denied due to credit at which Lucy explained could be override so i went ahead and put my husbands application in as well he was approved with conditions so Lucy explained we should be fine to move there well a few days go by she has the cheek stubs and rental verification and my employment verification we were waiting for my husbands job to respond well that finally came through so my husband called to make sure that they received everything well i called an hour later to cheek the status of everything and Lucys response was do you not speak to your husband (well im sorry that your job is to update us on our application when we call if you cant do your job maybe you shouldnt be working there) i responded excuse me bc no one should be talked that way by a rental agent it is your job to inform us of our status well later on that day she calls but i to work not just my husband well i called her back to see what the call was for her response was OMG do you ever speak to your husband she huffed and i was basically done at that point i do not have to waist my money on a property that speaks to me that way and i wont so at that point i informed her that we would let her know if we decide to go with this apartment complex of course we will not be moving here and the friend that i told about this complex would have been moving right after us i have informed her not to due to the rudeness of management. I also had the pleasure of speaking to the rude manager Beverly she will catch an attitude with you as well my advice to Mosaic management would be clean house bc these two women are bringing down your property and it really sucks bc the apartment was so beautiful but your management needs to be reevaluated. I also read the reviews after putting in the application and that is what sealed the deal with us not moving to this complex.

I loved livin at Queenston Manor, that is until the new towing company attempted to break into my car (Id had this car less than a year, i saw the driver manipulate my door but mistakenly assumed he was ascertaining I was in the correct spot ) to tow it from my ASSIGNED parking spot. I was given the name and number of the company the next day by management. A representative called me the next day and assured me a manager would return my call. I spoke to another representative IN the apartment office who smugly told me, a long with Lucy the manager that I have no video evidence . Idiot, I AM the video evidence. Ive complained to the BBB and filed a formal complaint with towing enforcement. Mercedes charged me 189.00 for the estimate and 300.00 to replace my door handle. Beware

I am currently packing my bags while I am writing this review. I have had quite a few bad experiences here and wanted to write a review immediately several times. I then decided to write a review when I finally moved out to make the review worthwhile to read for anyone thinking about moving here. I am one of the first residents to have moved in this apartment complex around 2012. The interior is quite nice for the price. Tallish ceilings, wood floors, faux-granite countertops etc. The upkeep and the maintenance never was a problem for me. My first problem I ever had here was when they hired a tow truck company and changed the parking policy (have a parking sticker). There was never a parking space available even before the policy, I would have to park on the other side of the road and walk across the street to get to my apartment My car was at the shop and I was lucky to have been loaned my friends Maserati for the weekend. I woke up and thought the car had been stolen. I ran to the office and this light skin hispanic man had nothing to say except sorry mam policy just changed 3 days ago in such a spiteful and sarcastic tone. I went up to the towing company and 3 or 4 other Queenston residents were there. Their policy was that if you dont pick up your car after 5:00 pm, you will be charged another $250. It was 2:00 p.m and the sleazy tow truck owner comes around 6:30 p.m. Guess what happened? Everyone got charged for another day! $500 to the tow truck company (i wander how much the cut Queenston Manor gets out of that). Along with the charge, they damaged the car by not using a flat bed. Another $10,000 in repairs and I couldnt even bother taking legal action. On another note; The community and residents have completely changed. When I first moved here, the residents were typically working college students that were never home, young couples with a new child or a working single mother with a young child. Now on the other hand, its really became a new resort for a very loud crowd. Its usually a family of 4 in one apartment now. Loud music is blaring from someones car everyday around 4- 5 p.m. Cop sirens are heard at least every 3 hours from the highway. I have an upstairs neighbor with 2 kids and he loves to play with his basketball until around 11 p.m. No exaggeration added, I thought they were moving furniture the first two weeks. As a professional in LA real estate, they faulted on the choice of staff and the level of tolerance for all the noise and ruckus going on in the complex. If the reviews werent as bad, the quality of the complex wouldnt have dropped so low and so quick. Sigh, I liked my once quite little apartment out of the city but cant handle the noise anymore. I didnt come here to write an overall bad review. There are some good things about the neighborhood such as the Queenston Grill, their gym, short distance between stores and the security is decent. It seems to be that once your a tenant, you are no longer a priority. I have had several issues with this community. I have spoken to the Corporate office where the manager was rude and sarcastic. This latest incident is the reason for my review. My teenage son who has lost his key on several occasions and it is his fault for that, went into the office to be let in to which the Office Manager refused to let him in. I arrived home an hour later and spoke to the Office Manager who said that the extra key was for emergencies and that my son is in the office all the time and how they let him into the computer room all the time. I explained that the reason they have to let him into the computer room is because they dont allow me to purchase an extra key fob. I then call Corporate and Jessica sends me back to the Office Manager and I told her that I would write a review because these are the worst apartments that I have lived in when it comes to customer service. The Office Manager went on to say that my son comes through the office daily and gets a snack and a drink, when she had him confused with another boy. I apologized to her and explained that my son is used to Apartment Communities that cater to children and have snacks and drinks for them when they get off the bus. The Office Manager said, We dont do that and we dont run an after school program. She feels that I want to ruin their name with my review, I explained that I wish to tell the truth. Angela sarcastically asked what I would like her to do for me. The only thing that I can suggest Angela is to GENUINELY care for your residents. I informed Angela that my son will never come into their offices again. Queenston Manor will not cater to you or your children. God forbid if your child goes into the office on a daily basis and gets a snack and drink. Angela made me feel like we are an inconvenience. I would not recommend the Queenston Manor.

They are two faced. They change the parking rules so they can tow your car. If you rent here, make sure you DO a walk through with them and take pictures because when the lease end they will lie and say things were in tip top condition. Horrible I live here currently we just moved in not to long ago and parking is a pain. People park in your spot they park all on the fire lane in handicapped spaces people will save parking spots for people there has been numerous times we have seen people saving parking spots. Someone’s visitor keeps parking in our spot we called the tow company twice and they show up tow it but by the next weekend it happens again. The tow company also shows up hours later! The girls in the office don’t seek to care. Also don’t even waste your time calling the on call courtesy patrol even tho he lives here he always says he is at his other job and can’t come until he gets out. So just call the police. The people who live here by building 8/9 are messy there was a couch stuffed behind a tree for days. Kids throw stuff off the balconies there is just trash everywhere Neighbors are loud smoking weed outside with their visitors. Also neighbors trash will sit out all friday-Saturday even tho valet trash doesn’t come until Sunday. also teens come over from across the street from the neighborhood to the pool we warned them but they keep doing it. There needs to be a security overnight here. Parking needs be solved asap at least 2 assigned parkings per unit. Tired of not being able to find parking and leaving our other car at a family members house. Ridiculous.

Do yourself a favor and do not sign here. They charged us over $400 after we moved out for cleaning and trash. While we took all the trash and cleaned whole apartment and they supposed to send us pictures but they never did. We even called them ten times and asked them for pictures. Horrible customer service. Super bad, everything the administration there was was bad, the one there at the moment is worse. I was a resident for a year and the entrance door only worked for 2 months, during the summer the pool was closed almost the entire season, the members of The office never has an answer for anything, they only know how to say that they are working, but the reality is that their only job is to see how they get more money from you. When you arrive to rent they treat you well but after you are a resident they treat you however they want, they dont care. I left 2 months ago and I still receive electricity and water bills and when I show up they say that if I dont pay they will send me to collection. Think carefully before staying in this place and even more so if you have children for me it is a terrible place and the workers The office staff are terrible and are not interested in the residents at all.

Until about a year ago, we felt well cared for by the administration, now it seems as if they had left us adrift, the dirt is becoming more and more noticeable, the garbage cans are always full, there is furniture that has been there without being lifted for more. for a month, the stairs and hallways are also full of dirt, before they were swept and washed, even the dog excrement remains on the platforms, all of this has generated many pests, but that is not all, summer is already passing and we never had access to the pool, nor to the BBQ, the access doors always remain open because they are damaged, now to top it all off, it turns out that they decided to charge for fixed spaces to be able to park and mandatory insurance or they are going to fine you, as if the rent is no longer was high enough (1800, for 2 bedrooms and 2 bathrooms), now 50 for each space that is not even covered and 16 for insurance. If we had known that the new administration was going to raise costs like this, we would not have renewed the contract. Now, if we want to leave we must pay a fine of $3,200.

It has been the worst experience, the stairs were not cleaned during my rental year, car tires are stolen and there are no security cameras. In my case, after a month of renting, the tires on mine were stolen and the following week on another car. There are cockroaches, I report it to the office and what they spray doesnt work. The pool, which is the main reason why I rented for the entire month of May, June and July, did not work, when it was perfect all winter, the managers with poor attention to the residents in my year have already spent 3 years. Security doors broken all the time. They charge an exaggerated amount of water when I should have a water clock for the apartments and not have to pay for the water I dont consume. The garbage is not taken away daily and the bad smell at the entrances to the apartments is horrible. The trail of garbage outside the garbage cans and they leave the doors open. This condominium is the worst. I am counting the days until my end is over. contract and leave.

It is the worst place they can live, every month they raise the rent and invent new rules and policies to charge you more. The smell of cigarettes and what is not cigarettes even comes out of the closets. The apartments are full of cockroaches every time they want they close the pool and do not let you use it. The initial deposit was not returned because according to them the management changed and it turns out that this one is worse than the previous one. The security in the apartments is terrible, no doors close and the stairs are never cleaned. The garbage They let worms eat at the entrance doors. In short, it is a disaster. My advice is not to vote with your money. There are many more incredible places to live.

I have still been a resident of these apartments for 2 years, at first we did not have any problems, it turns out that for 10 months with the new management the condominium does not have any type of security, the entrance doors have been broken for more than 4 months and these For the last two weeks they have always remained open, endangering everyones safety and even allowing thefts in the parking lots and then not having responsibility for them when one pays too high a value for an apartment compared to other condominiums with better security and comfort, it is not worth it because I feel like you dont care about the safety of the residents. I cant wait until my contract ends so I can leave. With Vilma this didnt happen!I dont recommend them at the moment, before they were perfect without problems, now theres nothing to see. As there are no smoking rules, noisy neighbors are also another problemPlus the lack of security, the service is terrible, they charge you for everything in exchange for ugly apartments, old utilities and terrible services. My family applied to rent here and waited more than 15 days without receiving a response, while they were renting in a hotel because they came from another state. This condominium uses absurd and nonsensical policies to be able to rent here, it seems as if the Senate or the House of Representatives lived here. To charge and not return the $150 for the application if they work very well and do not have absurd policies. Think very carefully before you get in here. I dont recommend it.

All summer without a pool, it is filled with pests, no administration knows how to do the job well for more than a year, 2 years ago it was a good complex, now not even the doors work, it is not safe, there is pet waste, bad tenants, almost half of the apartments have left and are unoccupied due to the bad service, there are problems with garbage collection, now they charge 50 dollars for parking and force you to take out 16 dollar insurance, before charging more they should all worry about improving The problems they currently have, they receive anyone who can pay regardless of the type of person they are, the complex completely fell to the ground in just one year, from being the best to the worst in the area, the stairs and hallways look like dumps, everything is filthy and full of waste and garbage.

Hello, I want to share my experience at the Queeston Manor Blvd apartment complex. I do not recommend it to my worst enemy. I currently live here and everything has changed a lot since I moved in a year and a half ago. I cant wait until my contract ends so I can leave. I am going to mention the reasons, the administration has currently changed and no improvements have been noticed, the pool has been closed in the middle of summer, broken entrance and exit doors, causing insecurity inside the condominium, garbage dump full and not cleaned, cockroaches everywhere, damage reported within the apt and are not resolved do you recommend to a friendand they dont give you the discount and now as if it were not enough to have assigned parking you have to pay 50 dollars when before we had reserved parking for an apt which is within the lease contract poor lighting the controls do not work and they do not change them to be able to enter the gym thehigh value of water without comments and the rent is like living in the community of lugo and nothing good is

I stayed in these apartments for a year and at first I was very happy with everything, zero problems, you could enjoy the pool and gym areas and even any inconvenience you had, the administration helped you immediately and always treated us very well. The maintenance team is very grateful to them, they are excellent people and they come to you whenever you need it.When they changed the administration everything was very different, the lady who works at the reception has only been there for a short time but her treatment towards us is rude, she does not know how to work with clients, she does not explain anything well, she addresses the residents in a derogatory manner, her poor treatment has made me and other residents very upset, we had an excellent manager who was Vilma and even her work group were very helpful and polite. But this new administration is disastrous (except the maintenance ones).The pool and gym are full, but not with residents but with people from other places who are there every weekend as if it were a public pool, and if they were children it would be fine but they are men who go to drink alcoholic beverages (that didnt happen with the other administration) but they dont see that, but a resident does a minimal thing there.I understand that the rent can go up and down and I even understand the rules of the condominium, what is not conceivable is the lack of education and interest of the manager and the new lady (I dont know how long she has been there, but I know that she recently arrived).And I am making this post not to bother anyone, but simply to change your treatment and manner towards people a little. Since the new management they have lowered the rating and even the residents decide to leave for other apartments.
