We loved living here! The townhomes are beautiful and feel very private! We enjoyed the park that was very close to our unit within the complex and always had a great experience with leasing office. The maintenance team always went above and beyond! We were locked out during the tornado in Spring of 2024 and the maintenance team came during the storm to allow us into our unit and get our dog. We only had one small issue the air conditioner that was fixed within 2 hours of reporting it to the office. While we were only living there for a year, it was a great place to live. I cannot speak to the break-ins and tires stolen as that happens in almost every complex in Houston, however we did not have to worry because the townhomes come with the attached garage. It’s definitely the worth the extra money for peace of mind and for our dog to have his own backyard!
Besides car break ins -and tires being stolen it’s still not a good place to live if you don’t mind 4 water fees(conservice) 2 trash fees pest control and never spray- 2 utility fees for the four water fees . The new mgmt is so prone to building new signs and putting down rocks. Paying to pay your rent. Visitors parking wherever some folks having 4/5 cars per household.No towing of cars - Neighbors leaving there trash in hallways for days at a time . Dog waste everywhere people not having there dogs on a leash and the pool being a neighborhood party site .
Management is rude, they are greedy for money and they try to keep you in your lease even when it’s time to move out. They charge an additionalExtra $200 on top of my rent fee. They say it’s water and the amenities charges. But they areOver price and the area isn’t all that. I saw a mice in my apartment and reported it. I have never seen a mice in any of my apartments whileLiving in Texas. This was the first. Please stay away from this place !! They are greedy
These apartments have become very ghetto and nasty since the new mgmt came in. This complex is always the last in the area to get their power back when there is a storm. Yesterday their maintenance team hit the electric box with a bulldozer and made the entire building lose power the whole day. Incompetent staff led by incompetent leadership, please avoid this place.

I’ve emailed the front office multiple times about whether my dad could use the EV charger while visiting, but I never got a response. Better communication would make it easier for residents to get the information they need.
Have cameras install and it’s still happening. No cars are ever towed for illegal parking. The parking is a mess there are a lot of cars that don’t have permits there’s no visitors parking people park wherever and people tailgate in.car break ins are constant we are supposed to be safe at home! there’s no safety precautions at all. No security although there’s cameras . Break ins by the day
This community is new and is very clean! The office and staff are welcoming and very informative. The location is great because it looks like there’s a lot of surrounding cool new business and up and coming area. They host awesome resident community events. I’d recommend this to anyone looking for an apartment where they won’t have to worry about old AC’s breaking down or just outdated amenities.
We have been living here for over a year, and we’ve recently had a new management company take over. They have made some improvements to the exterior of the property. I have to say that the property manager, Justin, is a really cool guy. He has been nothing but kind and respectful to me and my husband. We had an issue in our unit, and they resolved the matter very quickly, accommodating us to the best of their ability. Meme, the leasing agent here, is an absolute angel; she is so kind. The maintenance team is quick and responsive to requests, and I want to give a special shoutout to John. He’s been here a while, and he’s always cheerful and very respectful
Hi! I am currently in the middle of moving back to Houston from Austin. My sibling recommended this location, so I visited when I was in town. I normally dont write reviews, but I do like to give credit when its due. As soon as, I walked in to the leasing office, I was greeted by Minerva with a big and welcoming smile; not only that, but throughout the tour she listened to me and politely answered all my questions. That right there, eased the stress and anxiety that I was feeling from searching all day long for a new place. Shes has been a tremendous blessing and because she made me feel at home, made the whole process so easy, and because the location/apartment look so beautiful, I decided to lease at The Standard. Oh yea! She also acknowledged my dog in the beginning, so that was super sweet of her too. Thank you so much, Minerva! :)
I have been living here for over a year and cant wait for my lease to be over. No security at all, car break ins are constant, pool is full of people who do not live here, parties and music in pool continue past 2 AM. People do not pick up after their pets. fees are too much. quality of apartment construction is terrible and the apartment is deteriorating rapidly (Kitchen closets, floor..) for a complex that was built 2 years ago!
Michael and John from the maintenance team are fantastic! They always respond quickly and fix any issues with care and professionalism. Friendly, reliable, and efficient – we’re lucky to have them! You guys are the best!!
New management without notice and a late introduction to who they are. Incompetent and vulgar maintenance workers. Ridiculous fees with maintenance requests not being completed timely. The complex is poorly built and has defects like apartment that are older. Not to mention the pest issue. The spiders and silverfish are bad.
Though I went with my daughter, I wanted to post about my own experience at the Standard at Copperfield. Lucy greeted us with a smile as we walked in, and was very friendly. She directed us to Mimi, the lady that took us on a tour. Mimi was very friendly and had a good personality. She understood what I wanted and was concerned about making me feel comfortable as I viewed the property. She even went out of her way to help me (I have back issues) by driving me around the property in the golf cart. A gentleman, Stanford, even offered me a bottle of cold water because it was so hot. Everyone was so nice! Even the manager came out and talked to us a a few minutes. Thank you all so much! I enjoyed seeing your beautiful property today!
I went on a tour of the property today, and it was so beautiful! Mimi showed us a townhouse and a two bedroom. The apartments were impressive, and the office staff was extremely friendly. Mimi and Lucy were wonderful, the maintenance crew offered us water, and the manager, Justin, was very inviting! I highly recommend the Standard at Copperfield!
Michael & Elias from the maintenance team are amazing! We had an issue with our refrigerator and they had the issue fixed in no time. Thank you guys so much for making sure the residents are always taken care of in a timely manner!

I’ve been living here since this apartment complex was built, and the first management team were excellent, fair, and very considerate of residents…however that management team was replace, and the new management team managed by Katherine, are very disrespectful, inconsiderate, etc to residents….Katherine the manager allowed the floor replacement people to come in my apartment and steal something that belonged to me, she tried to cover up for this group of thieves, also Katherine allowed them to leave flooring glue all over my floor it’s been 5 months and she lied and said this would be taken care of, and the glue is still all over my floor,she is rude disrespectful, and a suspected racist, please beware of her and her management team, they are destroying this apartment complex and community.
This location allows just any cars park anywhere. Even without permit sticker not once has the towing company actually came to move cars that don’t have a sticker or park in areas where they’re not suppose to.

Ive been here for a year and the apartment unit is very nice and spacious for the price that was offered. It has my ideal layout with a very spacious kitchen, living room, and bathroom. The public gym is kind of small but it has some of the necessities covered. Communication with the office staff is generally quick and simple. Maintenance requests are resolved in a day or two.I am giving only two stars because Ive had at least 3 separate occasions where damages were done to my car that needed repairs totaling in over $4000. One of which was a deep slash into the back of my car that seemed either intentional or accidental during construction of some sort. Ive also seen multiple cars with tires stolen or slashed. They also charge for Fetch, a delivery service that allows you to set a time for your package to be handed to you, which I believe is a waste of money. Personally, Ive never used it.The location of the complex is in an inconvenient area, requiring a time-consuming U-Turn to access Highway 6. Also, Highway 6 is an extremely busy area and traffic can be rather painful during rush hours. However, being near a busy highway means you are in close proximity to many restaurants and stores, such as Best Buy, Wal-Mart, Target, etc, which may be a good thing.I understand that some of these complaints may not be with Prose Copperfield themself but I believe that the tenants and surrounding area encapsulate the overall quality of this apartment complex and that as a potential tenant, you have the right to know about any potential concerns. Overall, the biggest issue I have with this area is the ineffective, or lack of, security enforcement during the day and especially during the night. Many of the issues I have experienced, and Im sure other tenants here have as well, could have been easily prevented with stricter security enforcement and security cameras. Id advise against moving here if you are concerned about any of these things.
Just moved in here, and as soon as I thought this was a decent place, my car’s wheels were all stolen and woke up to a car propped up on a couple bricks and bolts on the ground. Hopefully this can be a motivation to improve surveillance and security.
I was one of the first people to move in here when they open last year. I want to start off by saying it is a beautiful and spacious apartment. Everything is new and updated. I feel as if they should be $100-$200 cheaper considering the fact that they don’t have a balcony and they only have one small pool between over 20-30 something buildings. If you are a two income household, this might be a good spot for you, but if you are a solo income, or I would suggest finding somewhere that is more accommodating, such as parking and pool use to get your moneys worth.
The maintenance team in this complex is the best, specially John and Mike! They are always prompt and helpful when handling our service request
I should’ve known from the beginning to not lease with them. We started off on the wrong foot and that should’ve been my red flag. My unit was changed due to the construction not being done, on top of that, the leasing office wanted to charge me more than the original rent amount I had applied for. I was told what unit number it would be and to start changing my address so I did. I get there the day of move in, and now they want to charge me for not having electricity on the correct unit even though I was given a different unit number. I was told the trash valet, pest all the other fees ARE included in the rent, and it’s NOT. They add a ridiculous amount of fees. We used to have a security guy, idk what happened. Lots of people coming in with no tags ALL THE TIME and they sneak their way in when someone leaves. Tires are getting stolen. We have cameras, but for some reason, they record AT TIMES which I don’t understand. There’s people taking out their dogs without their leash and they don’t pick up after their dog. They make you pay $15 a month to use fetch and it’s the worst. I’ve had packages delivered to my front door super late at night around 11pm during the week when the drop off window is between 6-9. Don’t move here, apartments are beautiful and spacious, but you could find better apartments for a cheaper price that also includes a patio. Can’t wait for my lease to be over!!
BE WEARY OF RENTING HERELet me begin with saying, the apartments are beautiful and spacious. This review is concerning the management and community, and why you should AVOID this apartment complex. My husband and I were part of the first 5 apartments rented when this complex opened. We had a bottom floor apartment in the first building. New Year’s Eve this year is a good example of the community. Our neighbors were allowed to have over 20 people over in their home, going back and forth to the pool, and children shooting fireworks in the hallway (literally in front of our door). We were up until 3AM. After sending multiple emails to management the next morning, we never heard back and nothing was ever sent out regarding the situation. There were multiple cars broken into, windows smashed, tires stolen, etc.Now let me speak on their move out process. My husband and I had to break our lease, not because we wanted to, but we had to move for a better job opportunity and we were unable to push off until our lease ended only a few months later. Of course we knew there would be some fees and things coming with breaking a lease as stated in paperwork to lease an apartment here. However for further clarification my husband went to the office to ask about all the upcoming fees so we could be ready. After being told by the staff that after we paid the 2500 early termination fee and whatever days we stayed after that, we would be clear from there.WE ARE NOW 6000 DOLLARS IN THE HOLE. After we moved, we received our final notice, which included another early termination fee for which we were double charged, two months worth of rent (we were not there for two months) basically another 5000 dollars. After finally getting in contact with them, they removed the double charge for the early termination fee, and said they would look into the extra two months of rent. After not hearing back from them, but still receiving emails that we owed a balance, my husband called and called and finally got in touch with someone, who again said they would look into it. Again not hearing anything for about two weeks, we received a final notice stating that if we didn’t settle our balance our account would be sent to a third party bill collector. Again we tried to reach out to see what was happening, and no response. All I’m saying is in this economy, 6000 dollars is a TON of money, and had we known we would have been paying this much and being threatened to ruin our credit basically, we would run from here before renting here in the first place. BE CAUTIOUS. They do not hold any care for their tenants and you are just another number.
I moved out in October and still have not received my security deposit.
I toured Prose in October 2022 with Hallie and my experience was nothing short of a breeze. After touring, I moved forward with applying and got approved immediately. Within two days, all of my paperwork was process and my lease was sent out. I was indecisive on what floor I wanted to live on because I had just found out I was pregnant. Hallie and the manager worked with me immediately on changing my unit. I moved in November 19th and have been enjoying my stay since. Prose is so beautiful, quiet, and very close to my job. The staff holds events every holiday for the apartment community to get involved in. They provide food and drinks as well. The pool area is very nice and always clean. I am so happy I chose Prose as my new home for my son and I. I couldn’t be any happier with my stay so far and look forward to resigning my lease.
Well, what to share at first I was a little worried because it was a new management and you know the ones I was able to meet wasn’t here no more so I was kind of a little worry that things was not gonna be the same, but I can say this Wrong maintenance people they keep it 100% when they first work in My Apartment and I just put an order yesterday and let me tell you less than two hours they came in the Fix the problem and I just want to thank the office and I want things the manager and the maintenance guy for their best and I just hope and Pray That they continue working here and just wanna say great job thank you 🙏

The location and being on an FM is a lot. The constant U-Turns gets annoying and they won’t open the back gate to avoid it. The constant dog poop left and the tenant who complain about noise but their dogs bark all night. During the summer, the pool gets so loud and busy and it’s constant. The walls are so thin you can hear everything. I can hear my neighbors bed every time he moves. I hear his 4 am conversations every morning. This apartment has a large dog community so if you not into pets, don’t move here. I had a neighbor dog walk into my unit twice because they were following me, thank god I’m not afraid of them.
I wanted to update my previous review... When we toured Prose we fell in love with the community and started the application the same day. Once we were approved we selected the unit we wanted... We were later notified due to construction the unit would not be ready in time. In which wasnt a huge deal for us as we were able to move to a different unit. Our move in process was smooth and the leasing staff was friendly and helpful. However, things got a bit weird once my tires were stolen and my car was broken into. I was notified by the CM the cameras that were once near my car had been moved a few hours before to the back of the community so they had no camera footage. I understand why they require for you to make 3 times the rent because, once your car is damaged on their property due to their lack of security you have the funds for rent on the 1st of the month. Its very clear residents are just numbers here... The office staff is nice and friendly but when im told to just file things on my insurance as if its not a big deal I DO NOT LIKE THAT and think its insensitive... If we would have received an email informing us of the first vehicle whose tires were stolen A MONTH AGO we would have known to park our vehicles by our apartment window or somewhere closer we could monitor. It wouldve been highly appreciated if certain things were communicated within the community other than hearing about prior crimes in our community from neighbors AFTER the fact. ALLEDGLY they are planning to install cameras and hiring a courtesy officer which is great but its extremely frustrating that it took me losing hundreds of dollars and my car to be damaged for a plan of action to be considered... The dog parks still arent open which is also annoying.
I was desperately looking for a new apartment because of issues with my last apartment out of my control and came across prose Copperfield. I was intrigued because it is a new property and is not far from where I work. I came in on a Friday and spoke with the manager Jamie, who is a delight. She explained what needed to be done and assisted me through the whole process. It was quick and easy. I have been here almost two weeks and believe I have made a great choice.

STAY AWAY! The current rates are too high and are certainly not worth it. My girlfriend and I toured and signed in December to move in January (at a much cheaper rate than they offer now). The tour and initial process was easy but things went downhill fast. We put down $500 for application, admin, and deposit. Just before scheduled move in I was on the resident portal and couldn’t find access to our leasing documents. My girlfriend stopped by the property one day and told them; this brings us to red flag one: they didn’t seem to realize they hadn’t completed our lease and wouldn’t have done anything if we didn’t tell them :). A few days later our unit was delayed since it is a new complex. At this point the date was not going to work for us. We only had a week till we were supposed to move. They did not offer fair compensation for the inconvenience and even insinuated that we would have to pay more monthly to move to a unit that met our timeline but not needs. What a joke. We were also given the option per the construction addendum to cancel the lease and it’s a good thing we did. After we decided to cancel they showed their true colors. They didn’t know their own policies and initially wanted to keep $150 of the $500 as a non refundable application fee. I talked to another prose property and when we told them everything their management told us Copperfield was 100% wrong for trying to keep that money. After hassling copperfield’s management for days they finally confirmed we would get the full $500 refund but only after “30-60 days” of course. (Still waiting on the check; please enjoy the interest free loan.) Our cancellation just shows they don’t really care about what is right and found it better to give us a hard time about $150 on top of all the money and stress spent to figure out something in under a week. That behavior is just insulting. Furthermore, everyone acted “nice” so I must attribute the terrible service to incompetence. Assume promised dates won’t meet your timeline and look elsewhere regardless.
I visited these apartments a couple of times and they are nice and spacious. The entry requires a gate code, and the gym is nice and offers a variety of equipment. These apartments are on the expensive side, but you get what you pay for.
Realtors, apartment locators, and renters BEWARE. The flat-out lying and lack ofresponse from office personnel was a true representation of this complexs treatment to its referral partners and renters. Liars to your face.They make it insanely difficult to get the promised commission to the point it could be called extortion.When my client began looking for apartments, I began to reach out to the complexes to seeif they worked with Realtors. Prose Copperfield said they absolutely did and that theyoffered 125% commission as long as you brought the tenant to the office and they added youon their move-in form. When visiting, Kenneth in the front office took us to look at a model apt.My client liked it and decided he would like to move forward. Before leaving, I pulled Kenneth asideand confirmed commission/referral fee once more and asked about the exact process to collectonce my client moved in and had put my name on the form. He said you just need to make an accountwith the OPS website. I said I was not sure if my broker would and asked if that would be a problem.He literally said NO BIG DEAL and you could just email your invoice to the manager email and theywould take care of payout. He even wrote out the email on a business card.Flash forward to my client moving in... I send over an invoice and get no response at all for over 2 weeks.After 3 emails and a phone call demanding to speak with a manager or I would drive up there,the manager picked up the phone and said she received the invoice and they would process payment.Not once did she mention the website yet. After weeks of waiting and numerous follow-up emails, many being ignored,they finally respond saying we HAVE to sign up with ops website to get paid.First off, there is a fee to sign up, and secondly, they have A TON of criteria you have to meet...commercial insurance requirements, your broker has to have a business credit check, personal credit check,and criminal background... all of which you have to pay for each of those. At any point, they can deny you for any reasonand do not have to pay. On top of that, they are rude, not helpful, and absolutely do not care about anyonebut themselves. After a couple hundred dollars, my brokerage still has not been approved or paid!!There is no reason agents and locators should have to have backgrounds run to get paid and furthermore,it should be disclosed upfront when they are calling and asking about commission/referral fees.Basically, they lie to your face and then hide in their office. Kenneth came off so nice and helpful, then goes MIA.Manager Jamie, was just never responsive or helpful to begin with. I can only imagine how they treat the tenantswhen they have an issue. Hopefully other Realtors read this so they do not waste their time.

My fiancé and I toured the B1 and B2 floor plan which was amazing. We fell in love with the B2 floor plan. Delaney helped us tour and she was so sweet and answered all of our questions. We are now waiting to move-in our new home.
Management changed and we were not warned about this at all. Now our rent has increased even more. Utilities/Fees are way too high. Parking is horrible & cops are being called here every other day.

Stay far away. Spiders and crickets in hall ways, thin walls. And anytime there are any power outages in Houston this will be the LAST place to get it back.

There is lots to do in the area and its not very far from the city. Moving in was a smooth process and staff was really friendly. The property is always clean, especially the pool!

The parking is very bad, you pay for private parking and anyone parks and complains to the office and they dont do anything about it, they only send mail and they dont recommend a tow truck. Ive already complained more than 6 times and they dont pay attention to me. I dont recommend paying for parking private

If I stay in building 2 there is no reason why I should be parking by building 7. Visitors shouldn’t be parking inside the gate. I never gave a good parking spot.

Like the other most recent review I also moved out in October and have not received my deposit back. I have emailed and called constantly and have just been told “We will tell the property manager to get back to you” which they HAVE NEVER. I have even gone in person and still nothing. Does a property manager even work here? Who knows.Also do not think this place is safe, they say they have cameras which is a TOTAL LIE. My wheels were stolen (along with 3 other cars the same night) and when I confronted the management about it I was told “We do not have access to the cameras, we’ll look into it” which was a LIE. I hope management sees this and decides to do something about these problems (they only reply to the positive reviews).
Terrible apartment, I would not recommend it even to my worst enemy, the old administration did help you with what you needed, this new administration is useless, I have been saying for more than 4 months that the floor of the apartment was all up and they have not fixed it for me , they came one day and told me that I had to take all my things for 7 days so they could fix the whole apartment, too expensive for the simple people that they are, they have no security, along with moving they crashed my car when it was parked and I went to the administration to request videos of the camera and they told me that they did not have cameras in the parking lots, they are at the entrances and exits, the tires of the cars are stolen and when you go to look for the videos in the administration they tell you that the cameras sometimes record and sometimes they dont, 1 month you can pay 1800 and the next month they charge you 1959 and you ask and they dont give you answers, they send you a renewal offer in which they dont tell you that you have 60 days to respond in WRITING and when you have time and go through the office to say that you do not want to renew they tell you that you have to renew because if not they are going to report your credit and fine you (even if you comply with your contract), I went to the office 3 months ago to say that I wasnt going to renew and they told me “ok, thats fine.” Then they sent me a renewal offer and when I had time since I work, I went to the offices to say again that I was not going to renew and they told me that I have to renew because I didnt notify before, and I said that I had already notified 3 years ago months and the person who was in the office answered me that it has to be in writing, I told him that I had already notified him and that they had not told me that I had to bring anything in writing and they told me that this was my problem, which is why written and thats it, I dont have access to my contract Because they dont allow you, its too bad a complex to live in.If you are thinking of living in this complex, think about it a lot, it could be your worst experience in the US.

I really love the community, the girls in the office are excellent. Miss Marlene is very pretty, as is Kasie… any questions are there for the tenants and yes, I love this place.
