Brightland Homes at Sunterra does not honor its warranty and workmanship quality after the sales is done. House leak after 5 weeks of closing. Water flooded the room. Ignorant and noncooperative response from their team on incident (salesman, construction manager). They all explained that was due to water coming via weep holes??? Builder refused to fix ANYTHING for a NEW HOUSE just closed 5 weeks. Also the construction manager was rude and never got to complete the work he promised to us at closing. Would rate this company ZERO if Google review has option to do so.

We had a wonderful experience with Katie Mingino, sales counselor for Brightland Homes - Park at Eldridge, Sugar Land, TX. Katie was very professional, client oriented, and friendly. Katie demonstrated thorough knowledge and she was always up to speed on developments in her community Park at Eldridge: she knew off the top of her head which lots were still available to build on, which floor plans were being built on the respective lots, building timelines, lot premiums, structural upgrades, design center options and upgrades, elevation etc. She was always aware of the many discounts and promotions being pushed down from management. Furthermore she had excellent coordination skills with Brightland’s in-house financing/lending team. Overall it was a pleasant and wonderful experience thanks to Katie’s professionalism and dedication. I would certainly refer friends or family members to Brightland with Katie Mingino, without any hesitation. Looking forward working with Katie again in the future. I have to start by saying Brighland Homes doesn’t care about their customers (especially people of color). I have been looking to purchase a home for a while and finally settled for Brighland homes. Because of the short duration of the contract, during our final walkthrough, my realtor asked if I can get an inspection after the fact and if the builder will cover any repairs from the report. The construction manager said “Yes” that repairs will be covered as long as it is under one year.To make the story shower, after moving in, we realized the AC unit what was placed right outside the master bedroom was making loud noises and we couldn’t sleep. I submitted several warranty requests and the builder will not fix it, instead they said the AC manufacturer has to repair it. We called the AC installer who told my family that the builder was informed not to install the AC right by the master bedroom, but they refused to listed and had them install where it is currently located.From speaking to other neighbors who purchased Brightland homes, they said they had the same issue and had to complain to corporate before the builder agreed to relocate the AC unit.I have tried several times to get this unit relocated so we can sleep peace, but nothing is working. That’s why I think the builder treats people of color quite differently.This has turned out to be the worse home buying experience and I will never recommend this builder to anyone I know. My realtor has tried to make several contacts with the sales consultant, but it seems he doesn’t care to help either. Brightland homes is terrible.

However, I am extremely disappointed with the lack of response and assistance I have received from the builder when it comes to addressing issues that are supposed to be covered by the warranty.From the moment I moved into my new home, I noticed several issues that needed to be fixed. I have made multiple attempts to reach out to them via phone calls and emails, but my requests for assistance have been consistently ignored or brushed off.What is even more concerning is that these issues fall within the warranty period, which should guarantee prompt and efficient repairs. It is disheartening to see a builder that prides itself on quality homes and customer satisfaction fail to uphold their end of the bargain.The lack of responsiveness from the builder has caused me significant inconvenience and frustration. I purchased this home with the expectation that any issues would be promptly addressed, especially during the warranty period. However, the builders negligence and disregard for their customers have left me feeling helpless and taken advantage of.I believe it is important for potential homebuyers to be aware of the poor customer service and lack of accountability demonstrated by this builder. It is crucial to thoroughly research and evaluate a builders reputation and track record before making such a significant investment.In conclusion, my experience with the new home builders lack of response and assistance in addressing issues covered by the warranty has been extremely disappointing. I am a local realtor and been in business for 30 years and I not only found Gehan Homes to be of superb quality with the attention to details and innovative amenities to take care of the homeowners desires and those they didnt know they would want (hurricane shutters...Rock Stars)! It was an added plus to work with the sales counselor Lisa Burrows, she was attentive, caring and went beyond to make my clients happy and their dreams + desires come true. Kudos Lisa and Gehan!

I am highly disappointed with my experience with Brightland Homes, particularly when it comes to their warranty service. They have consistently refused to take responsibility for issues that are clearly due to poor construction. For example, they outsourced the building of our fence to Lennar, and when it inevitably broke due to substandard construction, Brightland Homes washed their hands of the issue, blaming it on us instead.Its clear that they cut corners wherever they can, and when those shortcuts lead to problems, they leave homeowners to deal with the mess. If youre considering buying a home from them, be prepared for warranty issues and a lack of accountability. And if youre okay with poor quality, you can definitely find cheaper builders who offer the same, if not better, results.Other cases are like roof construction failures and problems caused by a leak due to their bad worksmanship as well. I have tried arguing with like their representative, but itll always be random insane excuses to not do it. If its paint repair though, they will send it asap. Anything other than that, and youre on your own. Worst builder ever! They are a SCAM. You might be better off with something like Lennar or some other cheaper builders, they might also have better warranty

My husband, daughter and I were wanting to purchase a home. After a month of going to dozens of locations with our realtor, we happened across Brightland Homes. There was a new house under construction we wanted to look at. The office closed at either five or six and we got there about fifteen minutes before closing, but the builder, Marcus Smith, refused to end his work day on time. That means, he introduced us to the community, drive around with us to look at several houses with different floor plans, answered every question we had, and told us he would meet us the very next day we had available to do more walkthroughs. Our initial impressions were great! Not only was the community beautiful and the houses were very pleasing to the eye, (the variety was awesome too), but the professionalism and attention given to us by Marcus made us feel warm and welcome. That first day we knew we wanted to live in this community. Over the next month he worked hand in hand with us, frequently responding to our queries after hours when necessary, and went above and beyond to make us feel comfortable with our purchase. To be honest, my father purchased the house for us from Florida, and is a difficult person to work with at times, but its understandable when you are paying cash for a house sight unseen. He had to rely on me, my husband, and Marcus to give him all the information necessary. Fast forward to the day I had a third party inspector from Redfish Inspections, James, whom we used to inspect a different house that we ultimately did not purchase based on his meticulous job, (thank you, James!), and we were met by Craig Karisch, the Senior Construction Manager. He was an INCREDIBLY busy person, and his phone kept ringing, but it didnt bother us at all, because he took time out of his very busy day to stop in when he didnt need to. (A testament to how accommodating he is.) Three house was not completely finished at that time, but he still listened to us and the inspector about our main concerns, even over things like shrubbery. Most people would shrug it off, or say, Im sorry, but we have to use the plants we need to to fulfill our obligation to the HOA, but I was allergic to one of the plants used, and he bent over backwards to have the landscaper go back, take out the two large shrubs, and replace them with a non-blooming substitute. Holy cow! Fast forward to the blue tape walkthrough, and he spent about an hour and a half two two hours going over every single inch of the property, even pointing out minute things we missed that he thought could use some finesse. The house even had a bunch of cosmetic things marked before we even got there. He even scheduled a portion of the driveway to be repoured because it wasnt up to his standards. Even everything was all said and done, EVERYTHING was taken care of! Fast forward to the day we move in. We were hot from the big move, so we took cold showers. We didnt realize the gas wasnt working yet. There has been an issue and outside parties turned the gas off to work on the line, but neglected to turn it back on. Then, several days later, we had a note on the door from the city saying there was an issue and the gas was turned off for repairs. About six days in, we had issues turning on our hot water, and I called Marcus late Sunday night to let him know we had no hot water for us and our fourteen month old daughter, and he directed us to the numbers they posted for us. I did get in touch with the people responsible, and scheduled an appointment for 3:30 on Monday to have them come out and check. However; Marcus notified Craig unbeknownst to us, and Craig arrived earlier on Monday, figured out that our gas was never turned back on, flipped in on, and even went up in our attic to make sure the pilot light was on for our water heater! I cannot say enough for how wonderful our experience was, and the dedication of the team in the development, to make sure we were 100% satisfied with every aspect of our purchase, even after their obligation had ended. A+ service, highly recommended!

Trying to get a sales tour at Park at Eldrige, we concert an appointment and appeared at the location. 5 minutes later, we were contacted to visit another development 20 minutes away. Right there, we dropped the idea of buying with this developer..imagen if this is de begining and the not great reviews, we can not imagen the future costumer services.

It’s simple. BRIGHTLAND homes or any other name they’re going by have great salesmen that get you into the homes. (Had the project manager been the salesman, we would’ve ran!) After you’re locked in, they nickel and dime you only to produce sub par work. There are so many paint splatters, cracks, poor communication and even worst construction in our home that the list would be too long to type. In addition, the project manager, John, does not pay attention to details and will promise you fixes or repairs but then not deliver. On day three of living in our BRAND NEW home, the toilets stopped working throughout the house! Come to find out, a BRICK was in the pipes (that’s another story for another day). I am so disappointed in the decision we made to build with BRIGHTLAND, and I’m making it my mission to steer any and all customers away from them. From what I’ve read and seen, others are having issues getting the warranty addressed. I’ll cross that bridge when I get there but do yourself a favor and RUN! Take your hard earned money and use it to build with a more trustworthy and reputable company because BRIGHTLAND ISN’T IT.

If you are in the market to buy a home, do not come to Brightland Homes at Balmoral East. The representatives do not have basic training on Fair Housing. My family and I were discriminated against on Saturday morning. He said there was no reason to show us the model home and asked us why we needed to see the model. It appears that this builder is trying to steer people toward these homes that cater to a certain demographic. Buyer beware.

Brightland Homes wasted EIGHT hours of our time and blatantly used us to get a variance that otherwise would not have been approved by the developer. Four of those hours were spent choosing an elevation and exterior that would be acceptable to the developer so that the variance to build our floor plan would be granted. THEN Brightland Homes, via Chris Dempsey, canceled our contract so they could build the floor plan with cheaper materials and sell it for the same price. BUYER BEWARE.

Buyer Beware!We purchased a home in Tamarron built by Gehan homes in 2021 and recently had a plumbing issue where the sink was backing up. I initially checked all the pipes underneath the sink for any blockage and found none so I called a plumber. They came out and tried to snake the line with no luck, so they ran a camera through the line and found the pipe was pitched up and that was the reason the drain was backing up. The fix was to dig under the house to get to the pipes and level them. I was shocked by what they found – the pipes were not level in several spots and the line going out to the sewer was installed backwards. What’s more, the inspection record from the city shows approved/passed. I approached Gehan with these facts and was told they would not reimburse me for the cost to repair the pipes. The reason given is the plumbing warranty is 2 years (expired June 2023) and I didn’t use their contractor. I tried to call their contractor and never received a call back after leaving a voicemail. As for the city, I don’t know what the inspection entails but it’s clear from the pictures from the plumbing company the pipes are not level and the pipe going to the sewer was installed backwards.It’s incomprehensible that a company would not stand behind their work when it’s clear the workmanship was poor. I have picture evidence that the pipes were not installed correctly. I’m not asking to fix a leaky toilet. I’m asking for reimbursement of the cost to fix a workmanship issue underneath the house. Given the failure to do the right thing, we’ll be seeking legal counsel to attempt to resolve the issue.

Purchased a new Brightland home for 670K. Less than 2 months in the new home and the granite countertop developed a crack by the cooktop. Filed the warranty and was told that was not covered. Imagine that! Also in the 2 months since the home was purchased have had the the plumbing company out to replace a toilet, 3 times for a hot water heater that was not heating the water. Have had the HVAC company out twice and coming a 3rd time due to the HVAC system not keeping up. Upstairs AC is 8 degrees above set point and downstairs AC 4 degrees above set point.

I wanted to share some feedback about my recent interaction while exploring potential homes. I went to see a sales associate Debbie Anders at the Sunterra location Katy, Texas. I got there and she wasnt there I texted her and told her I am here; then she pulled up about 5 mins after the text and she said come in what are you looking for? I went on telling her my price range was about 400K but if I need to make an adjustment I will do so. She asked flat or two stories ? I said two stories the one I made the appointment to see. She said well the house is going under contract this afternoon and I said but you guys are building and I am here to see what the house look like? then she said I dont have anything in your price range and went on talking about the school district. I said but can I see the house?; she then stated I cant believe I am saying this to you but you can go to Chesmar Builders its 3 doors down and its in your price range the lady the will help you to find something.Again I asked Can we the house? Now she stated Are you planning on getting a BONUS and laughed and again she said just go to the other builder 3 doors down and if that didnt work for you then you can come back here and I will show it to you. I was taken aback by the comment regarding a potential bonus tied to increasing my offer. Such suggestions felt unprofessional and unexpected in real estate context. I left and sent her a message that I didnt appreciate that. How can a sales person that is trying to sell the homes they are building referred you to another builder instead of trying to work with you to find you a home ? I wrote to corporate , emailed the online sales associate and no one addressed this matter. I have never encounter this face to face in my life and I am still bothered by it.

Gehan Homes-Great Builder with lots of standard amenities for a valued price. This our second home with them, first was a great Gray Point home in Katy Trails.We loved the home but quickly outgrew it. After much research with different builders in various communities we decided to return and build with Gehan at Katy Lakes. Since we had a wonderful experience with their salesperson Debbie and site construction supv. Don, we decided to buy in Katy Lakes. Thank goodness!!!!! They were both in this community. Process went as smooth and efficient. Questions were answer in a timely manner by both individuals. All information from start to finish was efficiently handle. Any warranty issues that I had were handle in a timely and professional manner. Some Gehan reviews are unjustified regarding quality, sales and warranty. After listening to complaint about these same issue from other residents about their builders, Ill stick with Gehan anytime.

When my family and I walked in to the Mostyn Manor Monarch model to meet with Jeff we were astounded by how beautiful that home was. We knew instantly that this was going to be the home we choose. During the process of building, it was exceptionally smooth. Jeff was very great at communicating every step of the way. If Jeff did not have an answer for me on a question, he was sure to get it to me in a timely manner. I was incredibly pleased with the way everything went until the day we moved in. This is where things began to go downhill. Overall, the house is beautiful but a significant difference from the house we received and the monarch we looked is attention to detail. It is noticeably clear to see that they rushed the process. We met with Jason one week before our closing date and walked around with blue tape to mark areas that needed attention. Not exactly sure what was the purpose of the tape when half of the tape was just peeled off, but nothing was done to that area. There are tons of places where the walls needed to be repainted there is paint splatter on our upgraded laminate wood floors. They put so many coats of paint o the pantry shelves and doors before allowing them to dry that for about a week everything was sticking to the shelves. And the doors were stuck closed. We have extremely high ceilings and during the day you can see the horrendous joints of drywall. Our oak tread stairs there were $8000 were poorly stained and had a very thin coat of sealant on them which has already caused the stain to rub away exposing the color of the wood. When the painter came in, they did not bother to tape off a paint line between two different colored surfaces. Our walls are Gray, and our baseboards are white, and the dividing line is a squiggly Gray or white line. Same goals for every window from white to grey is just a squiggly line. Our nice, upgraded vent hood is not even level. It is obvious that it is slanted. Overall, it is noticeably clear to see that this house had way more potential if it had been executed properly and a little more attention to detail was exercised. Again, for the price of this house I expected it to be like the model but at the end of the day they closed, they got their money and they moved on. I am continuously told that there is a 60-day warranty meeting where Jason will come through and fix my observed issues. I am so confused why I would have to wait 60 days to have these issues addressed. Then now I have a fully furnished house with pictures on the wall. So, providing they will fix everything I point out I am risking paint splatter on my furniture drywall dust in the air if they decide to fix those joints or redo my vent hood. If they are going to repaint and retstain my stairs. My children will not be able to use the stairs to get to their rooms for a few days. That is a very backwards approach for managing these issues which were pointed out one week before we closed. I am extremely disappointed at the quality this half million-dollar home displays. I Expected more respect with our home being built than what we received. It is clearly about quantity and not quality.

I cant speak for other subdivisions, but I can say that the quality of the houses being built in Inverses Estates, Tomball, is a major disappointment. Leaks, cracks, broken pieces, trash left behind, terrible paint job, damaged doors, damaged cabinets, uneven door frames... The list goes on and on. One neighbor even found urine in her house from the work crew twice! We bought a new house thinking we would avoid any major issues. Whats worse is that it takes months to get any warranty issues addressed, IF they ever get addressed. As a customer I feel like I have been completely taken advantage of. I would never purchase a Gehan Home again or recommend it to anyone. Theyve quickly turned what should have been one of the most enjoyable experiences of our lives into an absolute nightmare. My advise, take your money to a home builder that understands how much this investment means to you and respects you as a customer.

We purchased our home in October of 2014. Thinking that we would have no major problems until a few years later. Here we are 6 years later, I kept noticing a musty odor from our master bathroom. About that time we were having out roof redone and the contractor we used for our roof also builds custom homes. I explained to him what I was smelling and he brought in his moisture detector to check the shower walls in our master bathroom. He told us that there was definitely moisture behind the tile on our shower walls. We asked him if he could remodel our shower he agreed too. When he removed the tile from the shower walls, there was black mold all along the bottom of the sheetrock, and when he removed the shower pan there was black mold under the shower pan. The builders did not use proper material when installing our shower. We will never buy another Gehan Home.

Bait and Switch. They change prices as they please mid day and was told everything is subject to change until the deal is closed. I was quoted a price over the phone for an inventory home in the morning. While on the way to sign the contract, I was told the price of the home when up over $16,000. I was furious! I called the back again and spoke with a different sales person, they said it’s now actually $11,000 more.Absolutely no consistency and very unethical builder. No quality either, one of the homes had a 8 cracked tiles and tall electrical post about 5 feet from the house. If you don’t believe me look up the google reviews for Gehan home office. Go buy a home from Americans #1 builder DR Horton down the street at Parks Edge. Gehan is a joke!

The customer service from the sales team at Brightland is abysmal. BUYER BE WARNED, they will not work with you or talk to you like an equal. They will be condescending and combative almost on purpose. I dont know where they got their sales education from, but it appears from the bottom of a cereal box.

Please check reviews for this builder. As one should expect with working new home builder agreements, these contracts are one-sided favoring the builder and do not protect the interest of the Purchaser. We were unable to conduct an appraisal on the home due to incomplete and thought we had an option pending appraisal. End of story, we terminated the agreement because the home didnt meet our needs and dealt with a hard core Sales Manager who couldnt immediately reference the terms of the agreement, but of course, they have terms that all monies paid: Earnest Money, deposits will be kept by Gehan Homes.

STAY AWAY FROM THIS GEHAN BUILDER. They constantly change prices as soon as they know you are interested in a home. The prices were changes three times in about a week as soon as they thought we would buy. I have been dealing with Lisa Ramirez the rep there and she supposedly reached out to her supervisor so she can honor the price given to us the night before and nothing was done. I reached out to corporate and spoke to Ross and he acted like he was going to work everything out but after he spoke with Lisa somehow everything was out of his hands. All Ross had to say was read the fine print prices are subject to change. Apperently when it benifits them prices changeThe plus side is with all this unprofessional back and forth a MAJOR investment mistake was avoided. So happy we listened to the RED FLAGS and did not give Gehan a chance to take advantage of us. They are very unethical and use false advertising to lure buyers in. Take the advice given by Corporate READ THE FINE PRINT.

Welcome my experience with Gehan Homes I do believe they make good homes but theyre not particular about the final touches when you need something done theyll respond but it wont be rapid response thats reason why I gave it three stars their landscaping and things in that needs to be desired so if youre planning on building your home with guy hopefully youll get what you want in your yard and hopefully theyll take better care of cosmetics that needs to be done to the to the finest I felt like they didnt really care about the final touches just get you in there and get you out
