If I could give zero stars, I would. The quality of the house is absolute garbage. I can’t even list all of the event that have happened over the last two years of ownership. Let’s start with the pipes in the kitchen that gurgle while the dishwasher is running, after draining the sink from washing dishes, as we all as when flushing the toilet in the powder room. I was told that the there is a vacuum issue with the plumbing causing this issue. If we wanted to get this repaired, they would need to demolish our complete kitchen and redo the plumbing and that’s not a risk I am willing to take. We have experienced countless leaks in the roof after rain in about 3 different locations. The A/C in the attics is leaking and now the subfloor is wet and will require replacement at our expense. Currently we have a size able crack in the sheetrock and we are being told it’s normal. We paid our hard earned money for this place and it’s falling apart at the seams, literally. I could go on and on. I will just say this to potential buyers, please do your research before signing on the dotted line and that’s my fault that I didn’t take heed to the reviews.
I had a fantastic experience visiting one of Intown Homes newest developments, thanks to Kathryn. She was attentive, knowledgeable, and made the entire process smooth and enjoyable. Her professionalism and genuine enthusiasm for helping me explore the home made a lasting impression. Highly recommend!
Our experience buying a new home from Intown Homes was exceptional, thanks to the outstanding team. We loved the home itself for the location, the design, and the high-end finishes. As far as customer service is concerned -- Clint, our salesman, was fantastic throughout the process. He was knowledgeable, approachable, and always available to answer questions, making the entire journey smooth and stress-free. At the final walk-through, Kyle, the warranty manager, impressed us with his attention to detail and professionalism. He thoroughly explained every aspect of the home, addressed our concerns promptly, and ensured everything met high standards. In all, the Intown team went above and beyond to make this experience enjoyable and seamless. We highly recommend Intown Homes for their excellent service!
When I started looking for a new home, I was leaning towards new construction and did a lot of research on different builders. It is hard to find good reviews on new builders as the majority of what I was reading about any builder was negative. I brought this up and was recommended to go to the Heights community I was looking to buy in and talk to the existing homeowners and the overall positive feedback from the existing homeowners influenced my decision to buy.I personally have had a great experience with Intown and get a ton of compliments on my home. Overall we are happy with our home, highly recommend Kathryn and Greg to help you purchase a home.
I bought a townhome and it’s the worst decision I’ve ever made. I’ve had water damage from a leaking bathtub, $4900damage to my personal property from flooding that InTown refuses to pay me for (it’s been 5 months and they told me that it’s not their responsibility, and for ME to contact THEIR subcontractor), a rooftop patio that doesn’t drain when it rains, a broken kitchen faucet, my garage door is unusable because the brackets supporting the rails were not screwed into studs, a faulty bathroom fan, leaks in the bathroom sink, outside irrigation that doesn’t work, outdoor siding that is separating from the house, which instead of fixing, they simply sprayed foam in all the cracks, my air handler supports gave way and one section of the handler simply broke off. I’m sure I’m leaving things off! I’ve reported all of this but it’s taking them a long time to get to it all because it’s so much repair work. They’ve even asked me to only report 3 items at a time. I HATE THIS HOUSE AND WISH THEY WOULD BUY IT BACK. PLEASE stay away from this place. I wasted $750,000 on this junky, poorly made, cheap house. Don’t say I didn’t warn you. If you buy a townhouse in Addison Grove you will regret your decision. BUYING THIS HOUSE HAS RUINED MY LIFE.
Moved in a year ago, so far the warranty department has been prompt in addressing the issues I have had with the house through the warranty app. Most of the items are pretty small and easy fixes, Intown builds a quality house compared to a lot of other builders and I am pleased with them so far. We had one bigger issue with our AC system and Kathryn and Greg were very helpful in getting it expedited for me and it was fixed quickly. They have been super responsive since we closed which is refreshing and I am very happy with their customer service. Our builder Julio was also great and assisted with very painless and easy walk throughs and closing.
The homes may look nice but the workmanship is very poor and careless. Every time it rains I find a new spot leaking on my ceiling. After a year of trying to figure out why the dryer doesnt work, I found the dryer vent was completely covered by roof shingles. The house is less than 2 years old and door frames are already coming apart. I would stay away from homes built by InTown.
It’s been years since we purchased our home, and Kathryn and Greg are still available when we have questions—often met with a quick response!During the winter storm, our HOA was useless. We called Kathryn, and she immediately offered service providers who could help fix anything from plumbing to landscaping. I often wish InTown still managed our community, Kathryn and Greg are simply the best. InTown stands by their product and have a good reputation.
Beautiful homes with great amenities. InTown Homes is truly anti-cookie cutter. Amazing lakes, community pools, handsome finishes, they really build unique homes!
I am a Realtor in the Houston area and have worked with Kathryn Yao on several transactions. She’s been a valuable resource to both myself and my clients, during the transaction and after. She’s always available to answer questions and help solve any issues that could come up along the way. She’s also easy to communicate with and friendly. I hope to work with her again soon!
I purchased a home from Brandon Rufener at the Cottage Grove Lakes community 2 years ago. Brandon is truly a stand up guy who is both honest and reliable. He puts his homeowners first and is available practically 24/7 for whatever needs you may have. Not only does InTown build beautiful, high quality homes, they will always work with you through any issues or questions you may have. If you are looking for a new home, I would definitely recommend Brandon and InTown. Brandon will work with you through every step of the building process and do everything in his power to ensure that you are happy and satisfied. Thank you for all of your help, Brandon!
My husband and I looked at InTown Homes several years ago and did not purchase at that time. Years later, we came upon Cottage Grove Lake and surprisingly, Brandon was the same salesperson we had spoken with years prior. We knew at that point that InTown Homes must be the right choice for us. Brandon was extremely helpful throughout the process and kept us informed of progress each step of the way. We purchased our home at the peak of the pandemic and Brandon along with his team was extremely patient during this unprecedented time. We have been in our home for a year and we are very pleased with our home! If you are searching for a new home in an excellent community, please stop by Cottage Grove Lake and visit Brandon!
Working with Kathryn and Greg was wonderful and exceeded my expectations. They responded lightning fast anytime I had a question and the whole process was mostly smooth and they helped resolve any issues I had. Kathryn has helped me a lot after closing with questions too. Highly recommend Intown Homes!
My husband and I are so thankful to have had Kathryn Yaos help and expertise! She is so much fun to work with and really takes the time to understand our needs and asks. We appreciated her professionalism and how she went above and beyond to provide the best customer service. Thank you, Kathryn!!
We purchased 6+ months ago. It is a solid product, but I would agree about the concerns expressed on reviews. That said, a house is a huge project, and as such you should have your own inspector, you should get to know the building project manager. You should be fair concerning expectations. We had one request of the builder to paint the interior of house in semigloss paint. We have several kids, more pets, and we live hard, and wanted a paint that could be washed. It took a long time and we had to push, but they agreed to do it and we are happy with the paint. The contractors that we have worked with since moving in have all made the adjustments to correct issues, and after about a month, i have learned the value of tickets, and communications. Is it perfect, nay but it is a solid product and we got a good value. I have purchased 3 other new builds in my life. This one has been no easier or harder then working with those builders. From one of 3 largest in nation to a dude building a block of row houses there is always something.
My clients just closed on a beautiful townhome at Las Colinas Station. We had a great experience with Brit Ewers and Zach Staats as the sales representatives. They provided excellent communication throughout the build process and all the way to the closing table! Oscar, our construction liaison, was so attentive on the walk thrus, courteous to my Buyers and did a great job completing the punch list. I have very happy buyers who are so looking forward to the new chapter in life. Thank you Brit, Zach and Oscar!
We had a great experience with Brandon Rufener when wevisited his office in Cottage Grove Lake! Very professional and courteous. Brandon is always reachable via phone/email and provides answers to all questions. He was involved in the entire process of home buying and he goes above and beyond to make sure you are satisfied with your home.Brandon has become a great friend and advisor! He is an asset for Intown Homes. I will highly recommend Cottage Grove Lakes home- these are great homes and Brandon is the best person who will create an awesome home buying experience!
This review is solely based on the exceptional service provided by Kathryn Yao! We bought from InTown Homes 5 years ago and recently needed paint touch up on the walls. Lowes could not match the color even with the extra paint builder left us/ paint chip off the wall. We reached out to our original sales consultant with no response. Out of despair I contacted Kathryn, whom I have never met but read some good reviews about, and she miraculously replied right away and provided us with the brand and color selection within 24 hours! It is good to know there is someone in Intown Homes that cares even after 5 years of closing, thank you Kathryn!
InTown has been the best builder of value for money homes during my 39 year experience of buying 5 homes. Not only the quality of build is superior, but their commitment to follow up during the warranty period on a few items has been quick in response to fix any issue. We highly recommend InTown for a great experience.
Working with Brandon at Cottage Grove and his entire team made this a easy, seamless home buying process. Brandon is very organized and he set expectations of the building process from day one so I was not surprised about anything. Life is already hectic enough and Brandons updates on my houses progression during the building phase was very much appreciated. Brandons communication extended to him providing me with a checklist of things to take care of prior to my move and a week after my move. That meant a lot to me because I know I am not his only client and that speaks volumes of how he appreciates his clients. Good guy and I appreciate everything he did to make this a positive experience for me.
I could not recommend Kathryn Yao enough over at Intown Homes Timbergrove Heights Community! She not only was helpful in our buying process, but she gave us her personal cell to contact her throughout our time in the neighborhood with any questions or concerns we may have had! When it was time for us to move, she even helped identify interested buyers in the area for us to reach out to who were interested in InTown Homes. Thank you, Kathryn, for making our first home so special!
I lived in the Timbergrove Heights community for over a year, and can’t say enough good things about Kathryn, Greg, and Luis! They were so helpful throughout the entire building process, and then even after we moved in! Luis went above and beyond to help me with warranty items on multiple occasions and was always so kind. Kathryn is not only one of the most kind and helpful people, but she’s now become a friend as well and she’s always available for questions! Greg is so knowledgeable about the Houston area and his guidance and advice was always such a huge help. I loved the community, my neighbors, and my house and am sad to leave but will always have fond memories of Timbergrove!
As a first time home buyer, I would recommend inTown and specifically Brandon to anyone. He was so patient and helpful throughout the extremely complicated process. The homes itself are very good quality in both materials and construction. I was able to see it during the construction phase, and as such was able to select a few of my interior choices which made it a hand picked home for me.One tip that I would give is to ask there to be a clause that if the home construction is delayed due to the builder, to build in a safe guard for yourself to back out.Beyond that it is a very exciting process and Brandon is always available via text, email, phone call at any time to answer questions and give updates.
Over the summer, I toured over 35 open houses to check out new construction in Houston. Nearly all the homes I visited looked very cookie-cutter with the exception of three. InTown caught my eye with its well-designed floor plans, outdoor living space, and windows that illuminated the home with natural light.Kathryn and Greg were super-courteous, knowledgeable, and professional. They had an answer for every single question I asked (many), and they responded with patience and enthusiasm. I spent a great deal of time with Kathryn and truly got the sense that she genuinely cares about the people who live in the InTown communities.I later asked some neighbors if they enjoyed living there. Every single person I asked said, “Yes! You should move here!” and I’ll pass along the same advice.
Brandon Rufener at the Cottage Grove InTown Homes properties has been a joy to work with from the beginning - from when we signed in July of 2018, to closing in August 2019, and since. Hes direct, to the point, and doesnt beat around the bush which allowed us to have a lot of clarity through the process and be able to work towards what mattered during pre-closing. After closing, hes been helpful in pointing us to contacts as necessary and is always willing to discuss something with our property or the community in general. Hes also just fun to go chat with! He has a great attitude about life and is more than just a sales person to those he works with. Thank you sincerely Brandon and were always here to help with anything you may need as well!
As a first time home buyer/builder, there are a lot of questions. Brandon Rufener with InTown Homes made the process incredibly smooth and is always willing to answer questions. He genuinely cares about his buyers which is not something you often find with a sales person. He goes above and beyond to make sure you are satisfied with your home. I would, and have, recommend InTown Homes, specifically Brandon, to friends.
I had a great experience with Brandon in Cottage Grove when buying my first home. However, Brandon is now gone and Greg, his replacement, is incredibly irresponsible and rude. I WOULD NOT recommend buying a home from him or in this community.
Im not sure why the developer, Lovett Commercial (closely associated with InTown Homes), decided to recreate a brick walled fortress facing Emancipation Ave. with this rehab project. at 2410 Polk. I appreciate saving the building, but the end product as it stands seems extremely counterintuitive to the walkable urban development they were aiming for... Maybe theyre waiting for some MAJOR tenant improvement project that could match the marketing materials on Lovetts website? Im sure a lot of potential tenants would be turned off though, given whats been built. This side of the building looks sad :,(
Intown at Cottage grove is one of the best communities in Houston. The quality of the houses and the upkeep of the community amenities is excellent. Brandon, the sales manager is amazing to work with and will get you the best house for your need.
I cannot say enough good things about In Town Homes and ESPECIALLY Brandon Rufner who is currently the lead super Sr. Sales Consultant in Cottage Grove Lakes. WOW!!!! Talk about above and beyond EXCELLENT customer service! First of all In Town is a company that stands firmly behind its product and honors its warranty. That is not true of other home builders who literaly stop taking calls after one request within the warranty period. But the icing on the cake is having Brandon Rufner there to help homeowners EVERY single step of the way. Purchase a home from Brandon. Having him sell it to you is ADDED peace of mind that you will have enjoyment of your home for years to come!
As a local agent, I often work with builders for my clients. I recently worked with Kathryn Yao and Greg Burton with InTown Homes with a client on a purchase at their Timbergrove Heights community. They were extremely thorough through the entire build process and communicated effectively every step of the way! My client was delighted with their product and process. I look forward to working with them again on many future transactions.
I recently did a build job from the ground up in the Heights with Kathryn and Greg. They were very responsive and helpful during the entire process. There were a few hiccups as they installed the wrong tile in my bathroom because what I picked at the design center was discontinued but they let me pick another color and made sure to replace it. The house also had some delays due to centerpoint/the tile issue but we did end up closing near what they told me from the start. I am happy with my home, will update if there is any change to my opinion
Horrible! I have been experiencing so many issues since I moved in about 3 years ago. I had to replace the tiles in all 3 bathrooms, replace the AC blower, improper calking work... the list goes on.I have been having an issue with noise coming from the attic and Ive been notifying builder for past two years ( thru the warranty app). I hear really creepy creaking noise when its windy outside. Not storming, just a little wind! which should not happen in newly constructed home. The builder guy came out a few times but couldnt identify the issue and told me to call him when I hear the noise... but never available to come over when I call. The builder wont fix it unless they know the exact area that is making the noise. Actually told me to go up there myself to find out which area. Although I have multiple videos and told him where exactly I hear the noise, it is not enough because they didnt hear it. Then sent out a structure engineer who did not do proper inspection. He literally went up there to just look around without any tools to measure spacing or see theres enough bracing to the underside of the trusses. I did my own research online to send them a screen shot of my finding and go to the attic with my own concerned neighbor to press and step on everything to see if we can identify the area. I am doing what the builder is supposed to do fix the problem. I am the only one in the neighborhood hear this noise so clearly it is improper structure work. so frustrating and disappointing that builder is not takin responsibility to their poor structure work and just trying to brush off my issues. or should I say denying... If I dont hear it then theres no issue.Ive reached out to the corporate office to request a manage to call, but she just left me a message on the warranty app and has not returned my call... How unprofessional.I had high expectation on intown home but now I am warning everyone I know to void this builder as they DO NOT build quality homes nor take warranty concerns serious.
I just want to give a great big shout out to Brandon Rufener and the staff that work with him, Bubba Sosa, Will, Kyle, and the others I know are behind the scenes, for OUTSTANDING customer service!Brandon is THE most organized and helpful man in sales I have ever encountered. He goes so far beyond the norm to make the whole buying experience seamless, and even goes beyond the closing to remind new homeowners of important deadlines and reminders that need to be taken care of and has everything a new homeowner could possibly need to know to get connected with the Homeowners Association, the Post Office, and the community, etc.And above and beyond all that, he has become a great FRIEND to me in the process! He is selfless in giving, has come by several times on his way home after a long day to program a garage opener or check on an internet connection issue or to just make sure that his homeowners in the community of Cottage Grove Lake are happy. We dont always consider what a difference the Sales Staff play in making a new home buying experience better, but I can tell you I do now! Thank you Brandon from the bottom of my heart!In-Town, Im sure you already know, but you have a 4 DIAMOND in Brandon Rufener!!
Buyer beware - trying to get warranty issues dealt with is like pulling teeth. Ive been waiting for 3 months for small issues, and nothing has been done to deal with it. Also, there were major cosmetic issues that I didnt notice before moving in, that are not covered under warranty because I didnt catch them before moving in.That said, the sales people are a delight to deal with, and are very helpful throughout the whole purchasing process. I would rate the sales staff 6 stars if I could, but this review is mainly targeted at the appalling warranty process.EDIT: I needed to lower my rating from 2 stars down to 1 star. Ive gone three weeks without having a clothes dryer because the warranty process cant help but drag its feet to get anything done - namely fix my dryer exhaust vent. Completely outrageous.
Upland Grove - I wanted to share my experience with this community and the builders so others can be aware and make educated decisions in purchasing their next home. My husband and I fell in love with the community here at Upland Grove and were beyond excited to move in. Samantha, their sales rep here, was beyond friendly and helpful from day one and this review should in no way reflect poorly on her. We closed on our townhouse (which had already been completely built) and moved in early March 2020. The community is still under construction, and we understood there would be growing pains along the way; however what weve experienced is a bit more than growing pains in my opinion.1) The builders subcontractors (plural - all of them!) do not conduct themselves with much professionalism or concern for the residents that are already here. They play loud music constantly, leave their trash everywhere, park wherever they want and do as little as possible to minimize their presence during the day. During this crazy pandemic, so many people are working from home and the subcontractors are intrusive in every way possible. And by the way, when I say they leave their trash everywhere, Im talking about all of their trash - construction trash galore (no dumpster, so they literally just create piles of construction trash which they clear about once a month) as well as food and beverages - including beer bottles!!2) Weve already experienced two issues with the a/c unit and the warranty vendor they used didnt respond to multiple calls I made. When I finally did get someone on the phone, the lady was rude and dismissive. Did I get my a/c problems (plural) fixed? Yes. Was it an easy process? Absolutely not. In speaking with several of our neighbors, I later discovered we arent the only ones who have had a/c problems - and with brand new construction that shouldnt be the case. Apparently, they dont use quality subcontractors and it shows.3) Recently, we decided to invest in solar panels. The townhouse we purchased had the conduit put in for solar panel installation, however the subcontractor Intown Homes uses did not put the proper cables in to pull the wire for the solar panels. The end result? The conduit is completely useless. When we tried going through the warranty to get a cable line into the conduit, we ran into endless roadblocks including the subcontractor (L-V Electric) sending TWO non-licensed individuals to our house who didnt even speak English. The jokes on them because I speak perfect Spanish! After several discussions, they finally agreed to fix the conduit and put in a cable but when they finally showed up to do the work, they brought the wrong tools and equipment - not once, but twice. After the second time, my husband told them hed find the right parts himself and now after finally getting the parts, the subcontractor has informed us they dont believe the problem is a warranty issue and are refusing to help us fix the problem with the conduit.Because Google limits the # of words I can use, Ill make the rest brief.1) Dog Park - small to begin with, now made even shorter because the builders have repurposed some of the space for new townhouses theyre building; and 2) now experiencing small leaks in the garage and STILL waiting to hear back from warranty. Buyer Beware...not everything at Upland Grove is as pretty as the townhouses would make you believe.
Moved into my new home in Timbergrove Heights 3 months ago, I love it!! Highly recommend Kathryn and Greg, very professional. courteous, and responsive every step of the way. Great builder and beautiful homes with very nice finishes!
I nave no words to exactly describe how amazing Brandon Rufener has been during the whole process of buying a townhome at Cottage Grove Lake. Hes very responsive and truly cares about the buyers, we cannot thank him enough for his outstanding job. Best customer service ever!
It is a mixed of feelings. But one thing they did above and beyond is the warranty. After 2 years, the metal balconies started rusting.Ross from intown is friendly and very helpful. They came back and replace them for all 3 stories. It was very very slow but they got it done! Also, this builder’s framing is stronger than others. Stop by and check out the house before they put the drywall, you can tell the difference. Solid built.
Top notch group! Beautiful homes and super professional sales staff. Love these guys and will definitely be sending more buyers their way! Thanks Kathyrn & Greg you guys are the best!! Love the builder Chris as well. Super professional. Thank you ! X Janice
Brandon Rufener @ InTown Homes is great to work with. Always professional and timely in responding to questions, preparation of contracts, efficient in resolving issues before and after the purchase of the home. We would gladly work with InTown Homes and Brandon Rufener in the future.
We had a great experience working Kathryn of Intown Homes. I represented the borrower with their financing and Kathryn was always on point when we needed anything. Great to work with.
We were trying to build a home a went through so many obstacles with The City of Houston. We finally gave up and look at Intown homes listing in our neighborhood. The house was beautiful and spacing. Through the process, they were on point and professional.Mike Winoske took the lead, and even was help a few times after the sell.So far, we love our house and hope we can plant roots here.
Buyer beware! There have been numerous problems with the home I purchased including pipes bursting, multiple leaks in various places in the home, the gas line being laid on neighboring property resulting in it being cut, tearing up the wood floors because they were buckling and then refusing to fix unless a waiver was signed, decking rotting, stucco rotting, AC going out multiple times. Dealing with them is next to impossible as if you place a warranty ticket it is a 3rd party who may or may not show up to repair the issue, probably wont due it correctly and will require multiple trips with no oversight from InTown. They are very quick to try to sidestep any responsibly and will in no way be helpful. They do not care about ensuring you are satisfied with your purchase as the fight continues over the numerous problems that have occurred with this home and their response is that theyre sorry I have had so many problems but they will not do anything to correct. To be factual, they did fix where the pipes burst, however it took 4 trips. They also fixed where the gas line was laid incorrectly, but I had no gas for a week and had to call them constantly to badger about the status. So, in summation if you want to have regrets and be miserable, buy away! If yuh want to be happy and not up at 5am listening to the AC that has been fixed 9 times continue to rattle, run!
The person contacted me to help to find the apartment. I said price range for the apartment, also I have said it’s ok if he doesn’t have an apartments to show in that range. He himself extended the conversation and asking to make appointment to view the property which I don’t know the apartment address and neighborhood. Since I asked the address(not exact address, asked just neighborhood) he lost his patience and started talking rudely and disconnected the call.He might had bad or stressful day but it’s not the way to talk to somebody so rudely.
Honestly couldn’t have asked for a smoother/better first home purchasing experience! I’m absolutely in love with the community and Brandon has always made me feel like a priority when I need something. This place is home!!
This builder is professional, honest and detailed when building their homes. The staff Greg and Katherine are courteous and professional I would recommend them to build a new home for you.
We had our stucco inspected and need a gazillion dollars in work (all repairable, just bad quality builder). The inspector said when he knows the gate code to the community, its just not a good thing...#IntownHomesSucks
Brandon was always responsive and helpful even after construction and move in. He was great to work with and made the process seamless.
The homes and communities that In-Town builds are amazing. I loving working with this company. So helpful and kind. Thank you for all you do!
Terrible construction, they cut corners every step of the way, electrical was installed with out conduit , tile and hardwood floors were installed with out sub floors, leaks all over the roof and poor craftsmanship all around, their home builder warranty doesn’t cover any of this and good luck dealing with them
Kathryn and Greg are the best! Very grateful, thank you so much for all your help and a wonderful experience!
Buyer beware. Do not work with InTown Homes. They are dishonest.
Love my new home, highly recommend Kathryn and Greg!
The InTown Homes team works hard to deliver a quality product on time.
Brandon is awesome!! Super helpful and so knowledgeable!!
Watching the quality and corner cutting of homes being thrown up in my hood is painful to witness
Great company and builder!
Buyer Beware!
