The sprinkler backflower preventer valve was leaking during the 1st walk through. MI Homes claimed they repaired it but did not. This valve leaked periodically and I got a $900 water bill that MI Homes will not pay. If they pay I will update here. I closed mid July 2023 and theyve been giving me the runaround and after 3-4 months they said they wouldnt pay it.
If you buy from MIH, get an inspector! My experience with their landscaping contractor (Action) is that they debate and try to talk their way out of doing the repair. Another time they rudely told me theyll fix it but if it happens again its not their problem. Why dont you put in the right pipe and valves that work instead of a leaking one causing me a $600+ water bill? MIH refuses to pay for this water bill. This leaky BPV was identified during the walk through, and it did not get repaired. You are better off putting in your own sprinklers. They also put in 15 plants that were not in the HOA plant list, but they are shade plants which they put on the full sun area. First few months after move-in they were barely alive. Of course, now they are dead. Not made for the local hardiness gardening zone. They claim they verified they were outdoor plants.
We moved into our new home in January 2019. The sales representative and the construction manager were great. After we went to closing, we were subject to very poor treatment. I guess that the saying You put down your money and take your chances is true with MI Homes. The after the sale representatives were either incompetent, ignorant and/or apathetic. Multiple attempted contacts were unreturned. Multiple appointments were not kept. It has been over two and half years and our final requested service has not been taken care of. Overall, I am satisfied with my MI Home but definitely unsatisfied with the way we have been treated after the sale. Would I buy a home from MI Homes again? Probably not.In response to your reply:Looks like you want me to contact the same warranty support that I have been contacting for the last 2.5 years. I have been treated poorly by them so why should I attempt to contact them again? It hasnt resolved my current problem.
Everyone giving MI Homes 5 stars there no way Im sure is either family members or employees writing their own reviews.. Lets start from the beginning we sign a contract end of May we were rushed to the design center due to house construction was going to start so it needed to be done soon. Well it was August till they actually started, and then it was just a disappointment seeing the quality of work the home was being built. These people do not care about quality it’s all about quantity to them. MI finance the worse lending company ever, this being the fifth home I purchase I had never encounter a landing company so disorganize and u professional. They ask for the same docs four times, you call no one answers if your lucky u get a call back a week later. Only reason going with them was for incentive. I wish I could gotten incentive and be able to choose my lending company. Paid extra for upgrades pointless at the end of the day they do whatever they want, and like mention before quality is very poor from framing till the end on flooring, title and brick work everything seems like its done by a novice. Initially we were told house would be done before thanksgiving then before Christmas then before New Years now maybe Jan 15th. Oh but the other 3 empty lots that were still available when we picked ours were all turn into inventory homes and best believe does homes are done yet since they got our earnest money and we also had to pay 50% on the overage for everything on the design center so they feel that since we are not willing to loose the money we paid on upgrades, they can just do whatever they want and take the time they want. Instead of putting priority for customers that actually already put money down on a home. Inventory is priority for them. Will never in my life recommend Mi Homes not even to my worse enemy..
From start to finish it is a pleasure to work with M/I Homes! Their sales staff is very helpful and knowledgeable. Their design center is gorgeous and has many options. They guide and update you throughout the entire process and make buying a home an easy experience. I would highly recommend a M/I Home!!
We have been in our home in Enclave at Katy almost 5 months. We believe the overall quality of our home is very good. I felt like standard decor selections were too few, but I think they changed them later..too late for us. We have had no issues with the house worth mentioning. We love our home, and the location. Our sales rep, Francisco was always responsive and helpful. He came on board after we signed the contract. Our construction manager, Josh Montejano, was absolutely great 5⭐! He took over the site right after foundation was poured and followed thru on everything, always addressing our concerns and questions. Only one negative on the house. The attic ladder is very difficult to raise and lower due to the high ceiling.We love our MI Home. The Katy Enclave location is excellent.
We have had issues since day one. We purchased an MI Home almost 3 years ago and there were problems from the beginning.We reported a musty smell in our spare bedroom and along an exterior wall within 2 months of closing. We asked them to come out numerous times to locate a problem, with no solution or diagnosis of the issue.My concern was that once we had enough rain the problem would surface. (Which I expressed to the builder, numerous time.) Sure enough, Harvey hit and we found it. There is a huge gap between the windowsill with no mortar or calking. MI sent their roofer out and even he said it was a major problem due to the builder. We have a huge leak in our dining room, sheet rock damage and moisture. Weve not fixed it ourselves, as the builder is responsible. We could be dealing with mold at this point as well.Jay McManus, Area Manager, is refusing to fix it and diagnosed it as a HOMEOWNER MAINTENANCE issue, capitalizing on the storm. A gap between the window and brick is hardly a homeowner issue. And no, it did not wear away over time when we reported the smell from day one.Please, please spare yourself grief in buying a MI home in the Greater Houston area. Weve had many more issues, but this is the most pressing. There are 4 other home owners on our street with major leak issues as well. We are considering legal options at this point. BEWARE of MI Homes.

MI Homes over promises and under delivers. Worst experience stay away from this builder. From August of 2018 until March of 2019 this is our experience with this builder.Our first construction meeting with Brandon started with a phone call from him asking me if I could pick him up from the car repair shop otherwise he would have to reschedule. We picked him up and about 25 minutes into the meeting he got a text and asked for another ride to a home in rose hill reserve to talk to a home owner. He then cancelled our meeting and asked for a ride back to the car repair shop. We never saw or heard from him again. We didn’t hear from anyone again until Keegan called and set up a construction meeting a month later. He promised to not be like Brandon and would see everything through to our satisfaction but we couldn’t call him all communication had to be through email. We never saw him again either and getting answers through email was like pulling teeth. Then during construction the framer forgot to put a door frame in for one of our bathrooms. So we contacted Raul the salesman about this and several days later he called us back and said the framers paperwork got stuck together and we would need to pay an additional 250.00 dollars to get the frame put in. We refused and asked to speak to his boss. Raul then said please don’t tell my boss just pay 250.00 dollars and he would give us a 250.00 dollar gift card after we closed. He quit a couple of days later.Nashae took over and she did a fantastic job cleaning up Rauls mess. Thank you Nashae you saved MI homes.Then I met my third builder Carlos and my first encounter with Carlos almost wound up being a fist fight. He was extremely rude and his conversation started with personal attacks on me because I said the door frames needed to be fixed. There was half inch gaps between the cuts that he wanted to fill with caulk. He said “you’re not perfect you can’t expect your house to be perfect”. I told him I bought from MI because of how the model looked and I expected to construction to parallel that. This guy is a nightmare to deal with.Then during our walk through he told me I was only allowed to stand in the middle of the room and what I could see from there is what he would correct and that opening closet doors and looking in there wasn’t part of the walk through. I then told him my garden tub had big dents in it that needed to be fixed as well as the chips in it. He told me things happen during construction and I’d have to live with those dents in my garden tub. At that point I told him MI could keep the house and my 5K I was done. NaShae saved the day again thank you Nashae. She got the tub fixed not Carlos. Carlos also told me to quit using so much orange tape as he has to buy it himself and that we needed to hurry up and finish our walk through as he had other things he needed to do. Walk through was scheduled for 4 hours at the 1 hour mark he was literally pushing us out the door. We talked to NaShae about what happened and got the walk through rescheduled for a Friday afternoon at 4:30pm and then Carlos couldn’t make it because he was sick. We finally just signed off to get rid of Carlos. He did not fix half the problems I pointed out I did them after we closed. Meghan from corporate is the only person who took interest in what was going on. I never once saw the construction superintendent Leroy through the whole process and he too only communicated through email. NEVER EVER would I recommend MI to anyone. Not a single word from the corporate office above Meghan no apologies no anything. 349,000 dollars on a house and ZERO customer service. This company needs help
Still waiting on the ground to be broken. But as of now Ive had an excellent experience with my purchase of an M/I homes in young ranch. David has helped a lot with my first time home buying experience. Ill definitely be giving updates as the process continues.
The process started out great! Very responsive and seemed legit. However, somewhere along the line the communication has stopped and it seems in order to get anything done I am going to have to contact corporate and voice my opinion’s. Nothing has been properly explained and needed documents were submitted about 10 weeks now. No response back from him and the lady from community has asked him several times to get back to me. I feel when you say you are going to do something it needs to be done. At this point I’m very disappointed in the organization as a whole because although they aren’t aware they hired them. If your job is to help, then help is what needs to be done. There should never be a time where I’m asking other people and organizations for help. Just very tacky and speaks very highly of how you treat consumer’s!

Nightmare living in Rosehill Reserve. Per the Chronicle the values have dropped dramatically. Could it be not being able to get into your attic unless you have 2 strong men to assist or could it be the sirens all night or the nearly $10,000 yearly property tax or maybe having to pack a bag for the trip to get groceries and having to bring an ice chest unless you like thawed frozen foods. You should have a zero star rating! 😩😪Ps: two month later: I did again ask that our attic be made accessible and sent them a statement from a retired head of the dangerous building department in Houston stating the steps should be no more than 12 inches apart. Mine are 20 inches. MI responded that they were only required to make an attic opening and were not even required to install folding stairs. We have already had a leak because the cheap ac pan rusted through. I noticed a 5 star review was from a Mrs McManus. Mr mcMsnus is head of the Houston MI Homes Division. Most good reviews are from home salesmen. Duh! MI told us these were starter homes. I guess you really can fool most of the people most of the time.

I absolutely love my M/I Home! My home is perfect for my whole family including the furry family members! I love my huge kitchen island which is perfect for our family gatherings, especially for the holidays!
Good value, sold 2 of M/I homes this summer. Be sure to have them inspected before purchasing, as with any home, but they were good about getting the issues corrected.
They made the entire home buying process so smooth and hassle/stress-free. Everything was explained in detail and everyone was very professional and friendly. Thank you for a great experience!
