Very poor quality, vapor barrier missing in many locations, moisture build up in the walls leading to mold growth. Perry won’t fix it, homeowners insurance won’t cover it. Just under 1 million dollars down the drain.

After doing a year of home research, in 2003 I decided on a brand new Perry Home Plan 2432 in the subdivision of Fairfield in Cypress TX. I have no regrets in the purchase, only in selling after 16 years. I had become disabled and my son no longer lived with me which made it very difficult for me, so I decided to sell. My home went through Hurricane Harvey (twice) with no damage at all and it did not flood as many homes in the area did. I plan to buy another Perry Home in the near future.

If Honesty, Integrity, and Professionalism are traits you look for in a builder, then look elsewhere, because Perry Homes does not possess any of those traits. If you are in the process of working with this builder, hang up the phone, delete the texts, remove the emails and run away screaming as if your future depended on it, because it does.I am a 100% disabled Combat Veteran with a Purple Heart who has honorably served this country for 20 years. I continue to serve this country and the American People as a public servant working for the Treasury Department.I have fought and bled for the rights and opportunities of everyone who desire to achieve the American dream. I never once thought that I would have to come back home to the United States and be exposed to the levels of toxicity, improprieties, and questionable business practices of what I have experienced with the purchase of my home from Perry Home Builders here in the Dallas area.Never have I experienced a company that was so open and adamant about being an Anti-Military, Anti-Veteran organization. It is unfathomable to have a company from the United States such as Perry Homes be so boastful to their anti-veteran and anti-military business practices. I was told by Perry representatives that “they do not like working with the VA because the VA protects Veterans, and the VA does not equate their homes as they feel they should.” The only time they choose to work with the VA is if they can “Control the VA”I walked into the Perry model office here in Melissa Texas and presented my 1-million-dollar pre-qualified letter from Veterans United a national veteran affiliated corporation. As a Black man and Veteran, I am immediately told that my letter is no good that I must be pre-qualified by a Perry Home preferred lender. When I asked why I must be pre-qualified again, I am told that it is Perry corporate policy, reiterated verbally and in written form.Is it corporate policy for Perry to assume that everyone, every potential buyer who walks through their doors is a crook and a thief and that their documentation is false? Or is this a corporate policy that is only reserved for Black People and Military/Veterans?This company follows a business model of “Bait and Switch” for its customers. I purchased several upgrades in my home, documented, and signed the agreement with Perry and they continuously disregarded the approved floorplan. They purposely installed inferior equipment where I had paid for upgraded equipment. Perry has repeatedly this scheme (15-20 times) in attempts to install cheaper equipment when upgraded equipment was paid for.I understand everyone is human and everyone makes mistakes, however, If you make (1) mistake it’s just that, (2) mistakes it could be a coincidence, (3) mistakes or more, that is a pattern; Fortunately, this pattern of substandard work, retaliation, and discrimination is well documented. No one can be that incompetent as to misread a documented floor plan and get it wrong that many times. Each of these incidents were a retaliation against me for holding perry workers to their claims of quality work.I have spoken to several levels of Perry management to try and resolve issues at the lowest possible level, with little or no positive outcome. Each time I have spoken up, I have been retaliated against, as well as suffering attempted intimidation actions. All of this for requesting that Perry workers be held to Perry standards that they quote as their business model. “At Perry Homes, we are dedicated to providing you with exceptional value, quality and customer service”. Why would an allegedly reputable company use a “Bait and Switch” scam as a standard business practice and retaliation method?Perry workers damaged my bricks beyond repair by scrubbing them with steel brushes. Now they refuse to acknowledge or make concession. I am reporting this reprehensible company hoping to warn any future victims.

I saw many negative reviews. Well, so far I am very happy with the warranty service I get from Perry Homes in Candela subdivision in Richmond. I came to realization that Perry’s project manager/construction manager sometimes have no controls what the contractors will do on the repair. For example, the landscaping. Those landscaping guy just came and did the bare minimum and left. They showed up on their own schedule so you cannot “supervise” them during repair. Perry Site managers cannot be there for every repair while working on their routine work. So far I have no issues with Perry Homes. the quality of labor per contractor is a mixed bag and getting worse

Beyond disappointed with our one year old Perry home. We have had multiple issues. Drainage is causing major issues to neighbors and full landscape. To schedule a warranty request it will take months to be completed. President of construction will not return calls or emails. VP of construction will refuse to approve the rightful corrections to meet numbers. Every time work is performed more problems are created and un attended. Project managers are constantly changed. The follow up is terrible! Quality is cheap! Upgrades are cheap! Warranty is truly a scam!

Perry homes does a great job in the buying process. However, I felt super rushed in the design center and I wish I would have had more time. The reason I am only giving two stars is their 2- year workmanship warranty is horrible. I have gone through 3 agents who have fixed some issues, but I lost all communication with them for one months for the remaining warranty items. They build nice houses but I would probably not buy a second perry home if given a choice for my next home.

I wrote a contract on friday and paid earnest amount in full. After 2 days, company got another best offer on that home, they contacted me about it and they cancelled my contract, issued me a refund and sold the home to some one else.Is this what perry commitment means ? I am still surprised that perry homes did this to me. Buyers Be aware of this. I sent out numerous email to contact higher management. But unfortunately none got back to me other than telling me that i need to be grateful that at least i got a full refund. Never ever i am going to choose perry again.

One home built by Perry Homes in Aliana in 2019 had serious foundation issues. We had to cancel the contract to buy that home. Contract we offered on another home built by Perry in the same subdivision had to be cancelled because the listing agent insisted that we buy the home without an inspection clause, likely because of same foundation issues. It appears that large home built by Perry in Aliana are having foundation issues. We will not trust Perry Homes ever again, because on March 16th we signed a contract to purchase a home from Perry Homes and got cheated out of our earnest money. We did not get a firm commitment for financing from lender that had pre-approved us on a preliminary basis. The contract provided for full refund of the $10,000.00 earnest money we paid. Even though we gave them notice within the required 14 days that we did not get commitment for financing, Perry Homes refused to refund our earnest money. We had asked that the earnest money be deposited with the Title company as is the general rule but Perry Homes deposited the earnest money in their own account. Anyone doing business with Perry Homes should insist that earnest money be deposited with the Title company named in the contract. Perry Homes has a mortgage company also and they tell buyers that most of the closing costs will be paid by Perry Homes if you go through their mortgage company. They don’t tell you what the closing cost will be until after you sign the contract. After we signed the contract we were told the closing costs would be $17,000 and Perry Homes had put a limit of $5000 on what they will pay in closing costs. We have been cheated and would like to get assistance in getting our money back. This is a large home builder and they dont need to cheat home buyers this way.

From my personal experience, I will give this company a negative 5 star (minus 5 or worst). My family was excited with the choice of the home we requested to be built. But unfortunately, Perry homes did not deliver on the footage in two of the rooms. It was distinctly differ from what we selected from the model shown. When we pointed this out, they insisted we were wrong or that our memory must have failed us from what we were shown at the model home.After much forth and back, we decided not to close on the house, since what they built did not meet our need. However, one sure thing that was so glaring throughout the whole ordeal is that Perry home representatives do not have our interest at heart, but are more willing to keep our earnest money $7,500 and design center deposit $2,839.Ripping people off of their sweat is a day light robbery on the part of Perry home. I regret not reading the reviews on this forum before signing the contract. To whom it may concern, dont have anything to do with this company, unless you want to be their next victim.

We lost over $24,000 dollars in earnest money and design deposit going into contract with Perry Homes. Recently Kamala, Darrin and Yvonnette defrauded our family of thousands of dollars. I post this review as a warning to anyone that may consider doing business with these people or this company. Do Not waste your time or money because Perry Homes takes no accountability for their employees or business partners. I have video and email evidence showing we were defrauded throughout our contract. Kamala of Perry homes and Yvonnette of Keller Williams lied to our faces and told us terms that were contradictory to our contract. Darrin, a loan officer for Perry affiliated mortgage company, broke laws and used predatory lending practices to qualify us for a mortgage. In the end our family was left devastated, while Perry Homes and company collectively benefited.

Was very excited when we purchased our New Perry home. It was a beautiful home in the new section of Woodforest in Montgomery Tx. The warning signs however were there since day 1.Every time we visited the home during our purchase decision we noticed the back yard was consistently soaked and muddy; even if it had not rained for a week. We were assured it would be fixed.Once we purchased the home during the closing process we still noticed the back yard was soaked. We asked our sales rep Ashley about it who said it would be handled. But highly recommended gutters; which Perry would not assist with.Once we closed and moved in we installed gutters in the first 30 days. Perry came out and “tried to fix the yard”. After about a month it was still soaked. They sent another landscaper out but they did the same as the last and just replaced the grass which was soaked in a couple days. We went through this process multiple times. Finally I asked Perry what we needed to do to solve this problem even offering to split the cost of replacing the grass with some decomposed granite or concrete (even though a fix was promised). Perry stated that replacing the grass was all that the “warranty allowed”. Finally we had enough and had 2x different landscapers look at it. Both stated that the issue was 1) poor grading of the back yard and 2) there was just clay under the grass; no sod to absorb the water. We spent thousands to add decomposed granite to just move on from the problem.On top of ALL this, we have had no working fire alarms since we moved in; they randomly go off at 2/3am every other day. Perry has replaced them but this hasn’t fixed the issue at all. I now have no smoke detectors upstairs and am still waiting to get this resolved.We have had major caulking issues as well as a bath tub leak from the second floor into the kitchen.Our brand new home has been nothing but a problem and we’ve only been in it 6mos.I understand issues come up when it comes to a new home. But the fact Perry doesn’t seem to care or want to fix it is the problem. 2 year warranty is pointless if they don’t do what they said they would.Highly recommend you DO NOT purchase a Perry home.

I bought a house at shadow lake in 1998, when Perry homes turned the house to me, they did not give a survey of the house to me, so now I have a problem when I tried to build a patio cover, because the survey is one of must to have documents when you apply for a permit from the association. I called the corporate office of Perry Homes, they said they dont have the survey in file and told me to contact the Tri Tech. But Tri Tech sent me an mail back without a solution——said the survey not in their possession.Asked my neighbors, no body said they had one.I am not sure if Perry Homes gives the new home owner the survey now.Another thing is bad that Perry homes did not give the house plan to the home owner, so when you need to modify your house, or have problems with wire and pipe, you will have a big headache.There are other things.....For all first buyer, Perry Homes takes advantage to they lacks knowledge.

I have had the same issue with water getting in behind 1 of our large living room windows for the entire time I have owned my home. We bought the house new, I have had 4 reps and numerous Perry workers come out to my house to look at it but none of the reps could figure out how the water was getting behind the windows? One guy came out and said I need to reseal my windows?!? Claiming this was a wear issue, and then left. The water isn’t coming in through the window? And not leaking where he suggested I needed to seal. I think he was just there to say No to the claim. Other reps actually did some work. We have had our window re-taped, flashing was re-installed, moldy wood and drywall replaced. After a recent hard rain, the leak happened again. We called in a service claim. This guy came out and looked at it, and said there is nothing they can do as I already signed off on previous repairs and my warranty just expired. Said we had not had any issues since and that this was just a one off case. In my case the reps were just there to fix the damage and not the main problem and now im left to fix a structural problem on my own. Four claim with Perry Homes all being the same problem and now they can’t do anything because the warranty expired.

We purchased our home in July 2022. The craftsmanship is horrific. Our yard had 3 to 6 inches holes and I injured my knee. Also, it is low and floods every time it rains the yard floods for 5 days

Do not believe that Perry Homes is better than other builders. They have not kept me informed as they told me they would call once a week, I am on month 7 and have received 3-4 calls. They rarely follow through with what they tell me. Perry Homes is just another builder, dont think that you should pay a premium for their reputation. They have sucked the joy and excitement out of the building process. I have sold my other house and quite honestly dont even want the Perry Home now.

WARNING, stay away from this builder. I signed a contract with Perry and within days received an email that a decision had been made to cancel my contract with no explanation. I have made several attempts to reach the sales office/corporate office through phone calls and emails to discuss the return of a very large earnest deposit and no one will return my call or reply to email.

Trash builder dont purchase a home from them. You will be unsatisfied and waste your money. Go with DR HORTON or KB Homes, half the price with no problems and the staff is actually happy to be at work. Perry Homes cant build correctly or abide by codes. They apparently have codes of their own they follow.

We made such a big mistake building with Perry Homes. We decided to build to enjoy the process and select the material according to our taste. However, they made the whole process so painful. The people at the design center are not caring or respecting the schedule of the buyers and push their own agenda. We are still in the building process, but had such an unpleasant experience with Perry Homes from day 1 with the big mistake of its sale agent to the selection of material at the design center. I just hope the end result is a quality home. Don’t waste your time and money with this mass production builder. They don’t care about you!

I am a first time builder and my experience with Perry Homes has been extremely poor. The very first impression I had was with my sales consultant Bob Johnson. He was extremely un-knowledgeable, his favorite word was I don’t know and showed no interest in finding out a correct answer. Moving on to construction they did not keep me informed at all. The final cleanup was extremely poor; in fact I am still cleaning up construction mess. I have been living in the house for about 5 months and have submitted warranty requests much is still outstanding punch-list items. These items still have yet to be completed. About 9 weeks ago a tractor trailer ran over my lawn and created large ruts. I contacted Bryce Johnson and he stated he would get it fixed. After several weeks of asking him about it he told me he was not able to get the contractor to cooperate. This is an unacceptable answer to a home owner. He has sense stopped responding to my requests. I know that Perry Homes has a great reputation; however the team they have in place in the Preserve is ruining the name of Perry Homes. I have asked for someone from corporate to contact me and have yet to hear from them.

Flooded our community twice now in Kingwood Texas. Instead of fixing the problem and making it right they tried to blame the homeowners. Absolutely disgusting company trying to make a quick buck. I wish I could attach pictures to show the extent of the damage they caused our family and hundreds more in our community. Perry Homes your ethical and moral compass is so far off I hope your business suffers and those homes you built sit there and no one buys them!They build their developments without any regard to the surrounding communities, causing multiple major floods in the span of 4 months. They destroy families livelihoods by being completely negligent in their engineering and only looking out for their their wallets. There are extensive articles about this. I been in this house just shy over a year, and I got this guy telling me that they measured my fence wrong, and now they have to take 3 or more feet away from my yard. Jason Rivera is his name and was very unprofessional telling me this with an attitude. He referred me to his manager, and I have been clear Im willing to comply if he gets thing re meassured with a third party and he has refused to do it. The vice president of construction from this company, Addam Stubbs, is refusing to do this. I dont see the surveyers markers on my lot. I would like proof from a third part. Is that so hard to ask for?

Perry Homes decided to build a development behind our subdivision in Kingwood, but failed to put in retention ponds or silt fences while doing so. Consequently, our neighborhood has flooded twice in 4 months. Roughly 2 feet of water both times. They did NOTHING to fix it after the first flood, only counter-sued all of us. Weve lost EVERYTHING due to their negligence and they want to sue US? If nothing else, THAT tells you what kind of company they are!!!

Perry Homes is responsible for the repeated flooding of hundreds of homes in Kingwood. Our home has stood here for 40 years and we’ve never flooded. Now, twice in one year as a direct result of the 268 acres of mature trees being clear cut and the drainage system left incomplete. Our community has been devastated by Perry Homes and their greed and incompetency. I will never buy a Perry Home.

I am writing this review to share my personal experience and opinion, which is very different than the reviews posted.I purchased a new Perry Home and have lived in it for 25 years.I do not agree with the landscape design, because the landscape is damaging the hardscape.When buying a new home, one gets excited and does not read the fine print. The new neighborhood , subdivision looks nice with trees.These live oak trees , when they mature with age their roots start damaging the house foundations, concrete driveways and make side walk slabs uneven, making them unsafe to walk on without tripping.The Home Owners Association (HOA), created by the builder, follows the covenants and does not let you replace those trees, root barriers cannot control the problem, these trees are too big for the yard sizes. I live in Shadowlake subdivision, if you drive around this subdivision, this is what your neighborhood is going to look like after 15 years. It costs millions of dollars in repairs collectively to homeowners, but still the neighborhood will look down graded. I suggest that the trees planted in neighborhoods should be those with non invasive root systems, so that we can live with nature in harmony.This is probably good for business for the builder, since the home owners will be forced to look for new homes.Why are the laws in our area allowing the HOA’s to intentionally destroy the neighborhoods ?A paper ( sheet rock) home supported by match sticks (wood stud frame) on a 6 inch concrete platform, is no match for the strong roots of these trees. We can fix what we see, trim tree branches, mow the yard, paint the homes but we cannot control the roots inside the ground.Before you buy a Perry Home, make sure that you don’t plan to live in that house for more than 10 years, take time to read in detail or consult a licensed arborist about the trees they are planting in the front and backyards. If you discuss anything with them, they will say that the developer requires those trees to be planted, now since you are buying a tract home there is not much that you can do, unless you can walk away or have in writing from them on a separate document, that you have a right to replace those trees at your will.The local laws will let you use all the means against people who try to damage, break in, rob your property or any personal threat, but unfortunately there is no law that will protect you from the damage to your property that will be caused by the HOA created by Perry Homes.If you have any family, friends or neighbors, who have had to deal with foundation issues , kindly discuss with them, they will comment on the horrors of dealing with contractors.So you Buy a New Perry Home for $400K to $500K and then you realize the mistake after 10 to 15 years.

This process has become more painful and perry has proven over and over again you cant trust a word out of their mouths. Do not build with perry. Buy an inventory home only if you must or you will get messed over. Im so disappointed in this company. I use to think highly of them but I guess that all changed in 2016. They do not act in good faith and the design center was a rip off. Charge you for tile patterns when there is no pattern. To add extention of tile in the shower was $20 a sq.ft.. Prepare to pay prices higher than home depot if you want to upgrade anything. Project manager doesnt give out his phone number, only way to contact him is email. Lennar has better customer service. What have you become Perry?

DO NOT BUY A PERRY HOME. Perry Homes new land development in Kingwood has caused older homes to flood TWICE this year. Homes that have never flooded before, not even during Harvey. 4 months ago after the first flood when engineers identified the problem, they were asked to fix the issue but are dragging their feet and now more homes are destroyed. There is overwhelming evidence that they are responsible for this new flooding, but their lawyers are delaying the process of getting us whole again. Greedy land developers need to be held responsible for the pain and suffering they cause to others. Perry Homes will be exposed.

This builders will try to get away on fixing something that brakes or doesn’t work properly in your home. Suggestion; Build your own custom home and stay away from this scammers. My sister a Perry customer. We stumbled on a Perry Home in Lakes of Bella Terra subdivision while shopping for a new home. I made an offer on 23803 Via Viale Drive, Richmond, TX 77406. Dominique Racliffe, the sales rep, called her boss with our offer; we went back and forth a couple of times and agreed on a price. We had a verbal agreement in place. She told us to go take one more look at the home to be sure. She gave us her word that our offer had been accepted by her boss and that the home was ours. We returned to the sales office and I was literally filling out the pre-qualification on her computer as she instructed I do. When she came back in the room and informed us another customer had offered $2000.00 more and that her boss would allow us to bid against them. Is that how perry homes conducts business? Are you kidding me, we had a verbal agreement in place and I was filling out the application on her computer. There should have never been another offer taken or accepted after we had verbally agreed. That’s unprofessional. And after being told they would be accepting an offer for a mere $2000.00 more, unless we wanted to outbid them. Are you serious? I am a loyal Perry, returning customer with a family of loyal Perry customers. That is the most disgusted I have been as a customer during a business deal. I am disappointed to learn that this is how Perry Homes chooses to conduct business and that these are permitted business practices. I thought more of you as a builder and I thought a verbal agreement and a handshake from a loyal returning customer was more valuable than a mere $2000.00. And we really cannot believe you called our real-estate agent and said you would now accept our offer if we came back after what transpired. That’s was extremely bad business. I would like a response from Perry Homes corporate office. This is an unethical, immoral, and nothing less than criminal business practice. It was embarrassing and wasted mine, my fiancé, and my realtors time - the hours we spent working out an agreed upon deal. And to have Dominique Racliffe ask me to stop filling out my prequalification application that she instructed I do, and get off of her computer unless we wanted to bid against another customer insisting this business practice is permitted by Perry Homes because no contract had been signed was disgusting. Even when sitting in her office and filling out the lender application.Then we get a phone call from the president Shawn Gerosa acting like he didn’t know what happened when he was on the phone with her while all this was going on. He knew everything and yet said nothing. But allowed it all. Instead of saying except and respect the people that are in your office and who made the offer first and we agreed with.I had no idea as we sat in the office, door closed that we soon would be asked to leave for again $2,000. It was embarrassing and just unethical. One star is too many. So many attempts to fix the same issues and they keep sending contractors that have no idea what they are doing. The vp of construction said he will keep sending the same contractors to attempt to fix the same thing again and again. The vp also told me there is no one higher than him to help me solve their pitiful quality of work they have done. NEVER BUY A PERRY home worst customer service and quality you will ever get in a home.

She assured us thru emailsAnd verbal communication that Perry Homes would repair everything, she LIED! The project manager Rick Soto was disrespectful to us. Calling our Hone inspector telling him they won’t fix problems he found on his Inspection Report. He wasn’t man enough to talk to us. He Never inspectedThe house himself. He lied so much when talking to us. We wanted details as to why they wouldn’t fix the problems that Santosh assured us would be fixed. Perry recently dug up my yard to to tie into one of their new builds. Apparently, it has to happen this way, but not only did they throw the sod down 4 inches above the rest of the grass, they have assured me they would fix it. Guess hunting is more important than following through on your promises. Luckily, my builder (Lennar) has told me they would take care of it. Thank you Lennar!!!

Perry Home does not even make home they play thief with the buyer who they think are dumb . I put a contract in 2015 and they did approved is for loan with all the knowledge about our status , when the house was built they said you were conditional approve but now u are not approved . They sent me to the designe center made me pay 12 thousand something in designe center but also they never gave me my earnest monies . If this has happened to you please contact me here .

We have so much problems with the managers on Tavola finally tired of this I write an email to to Kathy Britton, CEO and daughter of the founder Mr. Perry. She send me some une higher than the manager. IF you need more write to her, explain her what is going on, reputation of Perry on exceptional value, quality and costumer service was her dad priority . I would give a 0 star if I could. Very unprofessional build very poorly. We have had issues with our home since we moved in 2 years ago. Our AC has gone out 4 + times and warnty keeps replacing parts. We have asked for a unit replacement and was a plain NO. This is outrageous please dont spend your time and money with this poor quality company.
