We’ve had a great experience so far. Move in process was smooth, house came clean and move in ready. We’ve had one maintenance request so far and they came out same day to fix the issue. Management has been super nice and helpful. Neighbors seem friendly and the community so far is kid and pet friendly. This is so much better than our prior apartment experience.
I put one start and I think I am being generous. This community looks like is running by nobody. No maintenance, bad quality of homes, they offered swimming pool all year and now they same it is not available for season reason. The streets signs are falling down. When they gave us the house it was dirty, terrible carpet, A/C filter was damage, etc, etc , etc. Now, the doors are falling in parts, dishwasher is damage and they don’t want to replace this. Maintenance is not working but every months the add fees. I am just waiting for the end of my contract here and I just have 3 months.
We love our Townhouse but the management is not as attentive as I think they should be for the money we pay. We are unsure if we will resign our lease. The community is quiet and the tenants are nice. Parking is not great either.
Gated community of brand new 3 bedroom 2.5 bathroom, 2 car garage, 2 story rental homes in Timbergrove in the loop. The rent is high but for a safe, clean, family-friendly community that may be worth it to you. Backyards are small but enough space for a family. Though there are multiple bedrooms, those beyond the primary are very small, so I don’t recommend more than a family of 4-5 including kids living in one home. Definitely not enough space for multiple adults.The 2 car garages cannot accommodate extra large SUVs or trucks, so if you own vehicles of that kind, I do not recommend moving here as neighborhood parking is otherwise incredibly limited. If you need your garage for storage, I don’t recommend moving here either due to the parking limitations. Absolutely fine/easy for those with medium to small cars that plan to park in the garage. Make sure to tour a home first and get a sense of if your cars would fit in the garage.Sadly there are two plots of land immediately in front of the neighborhood that are under construction which has caused problems for the residents. Those should hopefully be completed by late 2025 at the latest. The property management company, Cushman & Wakefield, has not been as proactive or communicative as they should have been; however, changes to the team managing the property seem to be moving in the right direction. However, maintenance requests continue to go unaddressed or take one month+ to be actioned which is unacceptable especially with such high rent. This is disappointing as management and maintenance at apartment complexes is far more swift and communicative. It seems that the residents have to flag when there is damage or issues, rather than the management team proactively walking around to identify needs and address them (example: street signs down after hurricanes). Fingers crossed positive changes are happening and soon.
The community is in a great location, gated, and brand new. Great option for renting a home in the city as it is managed by a reputable company who is able to cultivate a more enjoyable living experience than most “complexes” in the Heights/Timbergrove areas. IMO, city living gets unpredictable and it’s been a relief to have screened residents who are expected to comply with community standards. The things I have communicated to management have always been handled quickly.As with any community, there are some downfalls. Parking is limited because each home has a two car garage for resident parking. Many residents use their garage as storage and do not park in this space. It is baffling to me why you would not invest in a storage unit and use covered parking — for the safety of the community and also because it is a total eyesore and unfair to residents who do not want your vehicles outside their home/crowding the streets. It is my hope that management will enforce policies that make it unacceptable to use your garage as storage in lieu of parking.Overall, it was quite obvious at tour that this would not be an ideal community for those who wish to have multiple roommates and families under one roof — not enough space for more than two vehicles to park and visitor spaces should be for visitors. Hope this helps anyone considering a leasing option — most of the negative reviews look to be from folks having a difficult time complying with clearly communicated community standards. I could post announcement after announcement for weeks before towing even started — and has continued to be communicated week after week.
UPDATE 2/26/25:My lease is ending on 2/28/25, due to an approved medical accommodation to terminate my lease earlier. As a caveat, Cush and Wakefield originally created a lease termination document, trying to force me to sign that I would remove any negative ratings. Imagine having state and federal protection under ADA for a disability, and a company that has a low score for their property, is attempting to make you remove a warranted review, to place themselves in a better light? Additionally, there have been zero instructions provided regarding my move out, although I have asked, and my lease ends in a few days.Future renters, you can choose to ignore all of the reviews listed here if you’d like, but don’t say that you weren’t warned, before deciding to spend your hard earned money at this property.UPDATE 5/14/24:It seems other tenants are now seeing the light. This community is horrible, 10/10 do NOT recommend. Horrible construction noise, cars parked in front of my garage, and the leasing staff has conveniently moved off the site, leaving zero leasing staff to monitor grounds. Constant mail issues, due to them numbering homes the same, packages are all over the community. Gate issues, the list goes on and on - you name it, they’ve got it. I feel that as residents, paying $3k plus in monthly rent, we have been deceived by some of these practices. I can definitely state that while I will 1000% not be renewing a lease at this community, I am also consulting with my attorney regarding deceptive practices.ORIGINAL REVIEW:Beautiful property, super convenient location to absolutely everything. Moving from a private rental back to commercial after many years has been interesting. Communication was extremely difficult, even before applying. My home wasn’t cleaned at move in - at all - and rather than being more frustrated, I hired my own cleaning team to come and deep clean. Hoping my lease term fares better than the move-in experience has been.
Like what everyone else said, the parking situation is awful. They have more homes than parking spaces. It wasnt bad when they allowed everyone to park a vehicle in front of their house but now they are randomly enforcing towing for this. All they care about is getting more money out of us.The homes are fine, but very cheaply built. We were the first to live in ours so it is ok but they definitely wont hold up well. There are also lots of parts to the house an community that were never finished during construction. They moved folks in way too early as they put money over quality.The management is also not great. Had issues with them since day 1. The most recent is we have been trying to get our fridge filter replaced for the past 2 months. You would think that would be a very quick and easy fix but we cant even get a response. We also had a roof leak which took them over a month to respond to as well.Overall.... look for somewhere else.
RUN ! awful community, awful service. $215 app fees for tenants (average is $50, this is price gouging at 10x) agent fee is $250.00, this is essentially $0 paid to any agents that being tenants here. Whoever is making these decisions is missing the mark. vacancy rate reflect the poor mgmt.
Officially towed twice in front of my own house. There is not enough parking. There were beyond no spots, it was the fourth of July and I didn’t have a place to park at my own home. So they tow me. I pay to live here, and they tow me twice because they don’t provide near enough parking. No handicap, and they are allowing parking from the apartment complex next to us. So honestly, after this years up I am done giving my money to this place. To tow your own residents because you can’t figure out parking and when signing I was specifically told it would be fine to park as I have been. And then ignored about it. ‘Anne’ said that parking was fine when I signed in January, and now I am considering a law suit because I genuinely don’t know where to park at my own home. Give residents a parking sticker or something to regulate this, but don’t tow us? I am a teacher and a good resident, and I will not be silent about this.
Everything was going great, until it wasn’t. We have a 3 bedroom townhouse, with 3 tenants, and 3 cars. When we first moved in, we specifically asked our leasing agent if the third car could be parked in front of our house, and she said it was fine “as long as you aren’t blocking somebody else’s garage or inconveniencing the neighbors.” We have two of our cars in the garage, and the third has always been parked right outside of our own garage. It was recently towed over the last weekend and we had to pay $300 to get it back. This complex has 45 3 bedroom units, and there are a total of 31 parking spaces. On the weekends, these spaces are 100% all taken by guests who do not live here. So what now? Do we need to park our 3rd car outside of the complex on the street? Absolutely ridiculous. We don’t pay $3,000/month to not be able to park in the safety of our own house. We will not be renewing our lease. If you have not already signed here, stay away.UPDATE 6/27/24 - there are now vehicles parking in our guest spots and then walking across to the other apartment complex. Confronted them, and they said their complex has a huge parking spot issue as well and so they’re taking it upon themselves to just come take ours instead. Is this a joke?? You guys are towing your residents, yet allow bull%#^% like this to take place. Where is management? Where is a solution? What kind of business are you guys running? It’s laughable at this point.
Where do I even begin? I wrote a review and left 3 stars when I first moved in but decided to remove it and give this place a fair chance. We are at our renewal point so I feel like it’s been long enough.First, the communication with the leasing office is beyond awful. You basically can’t get in touch with them and they won’t respond to your emails or phone calls. If by any crazy chance they do they’re passive aggressive in their responses. They’re not on the property so this is extremely frustrating. Trash days are all over the place and some days trash isn’t even picked up without warning. Parking is a joke. If you have guests, forget it, because there is no guest parking and your people will be towed. There is not enough parking in this community for residents let alone your guests. My mom’s vehicle was towed from my house while she was parked I front of our driveway so that was fun. This next one isn’t a big deal for us, but for some it may be. Residents are responsible for all routine maintenance requests meaning you have to buy your own light bulbs, air filters, refrigerator filters etc. Like I said, not a big deal for us, but if you’re coming from an apartment complex these things are usually completed by the complex. Our electricity flickers in and out multiple times a week for no apparent reason. Lastly, the leasing office sent us our renewal notification with an increased price (which is normal) however, on their website and HAR the price for our unit is going for less which in my opinion is b.s.I wouldn’t recommend this place to anyone. I am absolutely disgusted with the management at Crossing at Timbergrove. To put it bluntly, they are a complete and utter disappointment.First of all, their lack of communication is appalling. I have never received any updates or notices about important matters such as maintenance issues or changes in policies. Its almost as if they expect us to just magically know everything thats going on.Furthermore, their unprofessionalism is unacceptable. I have witnessed numerous instances where managers have belittled and disrespected residents for simply voicing their concerns. Its clear that they do not care about creating a positive living environment for the tenants.Not to mention, the maintenance team is constantly slacking off and neglecting their duties. I have had multiple requests for repairs go unanswered for weeks, causing major inconveniences for myself and my neighbors.And lets not forget about the exorbitant rent prices! Despite all the flaws and inadequacies of this place, the management has no problem increasing our rent every year without providing any improvements or upgrades.I am beyond frustrated with the incompetence and lack of regard from the management at Crossing at Timbergrove. Its time for them to step up, listen to their residents, and start actually managing this complex properly. Until then, I will continue to spread the word about how horrible these managers truly are.
If you don’t want to worry about dying from a gas leak, don’t sign here. my husband and I had a significant gas leak in our home last Friday that has gone unanswered by property management (cushman and Wakefield). My husband was out of town and I received no help from management; I made all phone calls to gas company and plumbing company as management did nothing even after I contacted the emergency maintenance line. After Centerpoint determined there were 3 leaks (flex lines for the dryer, water heater, and furnace) and shut our gas off, Linc Plumbing came out and was able to resolve the leaks. Turns out all connections were loose (furnace the most significant) and it is very concerning that this could just “suddenly happen” and that nothing is being done to ensure this won’t happen again in our home as well as all of the homes here. Again, management has ignored all of our points of contact on the matter and has yet to address us. Very scary.
Moved into the house and the washer does not spin, put a maintenance request in on the 30th of June and it has stayed as “scheduled”. No date has been provided to the “scheduled” status and no one has reached out to us since the maintenance request was put it on the 30th, where they asked for more information about it which we provided instantly. We’ve reached out since then to check in about the request and when to expect someone out to fix our washer and haven’t heard anything. Reached out to the leasing office through email for a separate issue and still have not received a response from them either. Other than these issues the place and area is nice, but having a broken washer since the day we’ve moved in and no updates since a request was put it has created an upsetting feeling for us as tenants.
Fellow Houstonians! I love the house we rent but the community (2 star) needs some work! I do believe we need more communities like Timbergrove in Houston. It’s not perfect here but I can’t find a rental property/apartment home that is.I am extremely disappointed with the customer service during the recent storm. The leasing office has been unresponsive, providing no guidance or updates. Despite repeated calls and emails, we received no answers or advice on how to handle the situation. When we tried to report the power outage to CenterPoint, we discovered that the power has been out for 72 hours and going… there is no way to report the outage online due to the confusing house numbering system in our community. This has made an already difficult situation even worse. Its clear that the staff does not prioritize the well-being of their tenants during emergencies.However, these are inside the loop new built homes, gated community, with a backyard, double garage and decent maintenance. This gated community is for lease only. The price is just like a high rise in Houston except you trade in the fancy amenities/views for a home with a garage, backyard and a family friendly environment.The staff is friendly when you don’t have an issue but doesn’t come off as genuine, they seem very overwhelmed managing this property among others, and them stating they are always busy with other properties doesn’t translate well to renters paying 3k plus monthly for service. Maintenance is good and quick to fix issues.The trash service sucks here, the garbage cans are typically all over the roads post trash pick up days, and the crew leaves trash behind. They don’t have a normal garbage truck that picks up the bins so they literally pick the bags out of the rolling bins and they do not completely empty the trash bins weekly. So people that walk by and dump dog poop bags in our trash stinks it up! Gross! The community has no designated trash areas for boxes or large trash items. Which is really inconvenient when you live in a large home. I was excited for my dogs to have a dog park and a community to walk around in. But unfortunately other residents do not pick up their dog poop and the dog park is typically unhygienic. We don’t even use the dog park amenity due to the amount of poop in the ground.The pool doesn’t have many areas to sit. Summer will be hard to get a seat at the pool. When it rains the streets in this gated community floods bad in certain spots. Make sure you don’t live in the second row of homes or the east side of the community, that’s where to street turns into a river and takes half a day to drain. They don’t have any EV stations, or amenities worth stating.Our biggest issues is with mail and packing delivery, whoever built this community made the streets have all the same numbers for the homes but different street names. Even the best Delivery Service drivers get confused and our mail, Amazon, Uber eats is always going to the wrong house. The office staff blames it on “lazy drivers” but honestly the streets with the SAME house numbers are confusing AF. Not many spaces available for guests to park. A lot of people park in the street instead of their garages, so if you have a bigger vehicle it’s hard to drive up and down the street since cars are parked on both sides.People speed down the three little streets in the community but there is no speed limit sign, so watch those kids and dogs if they are out in the front of the home.Overall this place meets our needs currently, but I don’t foresee it being a long term lease for us unless they workout the issues with the garbage, street flooding, dog poop for sanitation purposes, and the staffs wildly entitled / inconvenient attitude management when needing something fixed. No one picks up the phones when you call the office. They ask you to email since they are so busy.
I have seen cars being towed out of their own driveway, because management suddenly decided parking on the street was unacceptable. No prior warning. And the leasing office/management team is completely MIA. They only send emails through a “no reply” address and have never answered the phone, despite MANY attempts to contact them. Save your money, move somewhere else.
All these people care about is their check $. After months of allowing us to park on the street, since there’s a whopping 31 parking spots for the entire 45-unit (all 3 bedrooms) complex, they decided out of the blue to start enforcing parking and allow tow trucks into the gated complex to tow any street-parked car at random. They towed our vehicle from in front of our own unit. Despite the fact that there’s clearly not enough parking and not a single handicap spot in the entire complex. And their “justification” is the clause they sneak in our leases saying we have no right to parking. Not only do we have no right to parking, but we have no right to have visitors by that same logic. This place is overpriced- $3000+ for every unit, it was sloppily built, and good luck getting a hold of anyone. Even if you can get in touch with someone, they’ll tell you it’s not their problem. Every single person here I’ve talked to (which is a lot) is pissed and unimpressed. No one will be renewing their leases. If you want to live somewhere that either lets you park in front of your own house or provides enough parking and allows you to have guests, look somewhere else.
Trying to get things fixed has been a challenge. No updates on work orders and it is hard to get someone to answer my emails. My smart technology still has not been installed as well. I’m starting to fear I made a mistake renewing my lease. I have had a hole in my garage for 2 weeks and not updates on when the work will be completed.
Absolutely horrific management!!! I renewed my lease way too soon. There is absolutely no source of management. I haven’t been able to get into my mailbox for over a month, my car was towed from in front of my home that I’m paying over $3,300 a month for, and there isn’t any on staff assistance. You are left to die here. Do not move here.
THIS PLACE IS ACTUALLY DANGEROUSLY NEGLIGENT! I had a serious knee surgery and was on crutches for 6 weeks. They did not provide a handicap spot and I was forced to HIKE about 500 yards to the complex. The one time I decided I’d had enough after a long work day, I was immediately towed. Not only are they actively disregarding/disrespecting the most vulnerable people in our population, they are also actively preying on them. There are tons of great places in the Heights, go literally anywhere else 👍🏼
The community is gorgeous. I love the fact you have your own back yard. Its a home and not apartment. The living room is spacious and it has stainless steel appliances. I love the location.
Not extremely attentive to the details. This is a rental property so you need to have adequate staff to do maintenance. Communication has not been accurate either, trash days seem to always change. Also were sent emails about needing to winterize our sprinkler system before cold weather events and no instructions were sent on how to do it. This is not our property and we pay an extremely high amount to live here. You would think the property and management would automatically be handling issues and events like this

If you are looking to move in, we highly recommend requesting AnElizabeth. She has been fantastic with our move-in. She is always incredibly responsive and helped us move in quickly.
Worst place Ive ever lived in my life. They shouldnt have any stars. DO NOT MOVE HERE.
Please spare your time, energy, and money and literally look anywhere else in the heights. this complex is over priced, poorly managed. read the rest of the reviews, no one will be renewing their lease. I’m so thankful I did not. Again, look at my photos.

I appreciate when my son was misbehaving in the community, the manager came to talk to me. Thats good leadership. Many people try to avoid conflict.
The management here is deplorable! Look elsewhere, they only care about their money, you have to go up the ladder and over the heads of the office staff and their direct managers because nothing gets done. beware of this place!
The place being brand new, we found little to no flaws. We love the place. The staff was very helpful, friendly, and communicative.
