My assistant manager Maya is the best. She was kind, courteous, and professional. When assisting me with paperwork, she did it with ease. She answered all of my questions and even made some good suggestions as. I never felt so much at home.I look forward to being a part of the Heritage Senior family. Thank you Maya with all my heart.

I’ve waited three months to write this review to ensure it’s objective. This is my first negative review for any apartment. I rarely post negative reviews for anything. The good: Convenient to many things, Memorial Park 3 min drive. Lovely common area, each apt. has their own balcony, energy efficient windows and appliances. a place for w&d. Maintenance were polite and hardworking. The bad: The negative reviews here are accurate. Corporate-managed income based apts often prioritize profits over residents. Atlantic Pacific Properties is the management company-- their staff lack basic interpersonal skills. Instead of multiple managers, they should invest in competent on-site staff.Politeness and courtesy were foreign concepts. Their corporate website claims to treat tenants with integrity and respect, um, NO. Reaching AP corporate was also frustrating, with delayed responses and little follow-through. Communication was nil. As an example our laundry money card machine was stolen off the wall; tenants were never notified--and it was never replaced. During a storm, we received NO warning that the electric pump would leave us without water. The noise from nearby bars was disruptive to sleep. There were some unsavory characters and cant understand why they dont screen better. Big problem with dogs urinating and defecating. Smokers in the building despite being a NO SMOKING buildingAfter 9 months I did NOT renew my lease. I know of other tenants who didnt either--for me it wasnt my apartment, it was the poor management. For peace of mind, I recommend seeking smaller, locally-owned communities that prioritize tenant well-being. Posted this Oct 2024--things may have changed. Check if there has been a change in management, since these are new LIHTC apartments and conveniently located to many things--aside from the prior poor management (and the the bars ) they are very nice apartments.

1 star is more than this place deserves. I have lived here 6 months and I never imagined I could hate a place so much. Maya is the rudest leasing manager I have ever met in my life. I could write pages of all that is wrong with this place but I dont have the energy. I will just say that for starters, the design and building could not be more poorly planned or inferior in construction. Secondly, most of the residents here are ridiculously and inconsiderately LOUD at all hours and because of the poor construction, you can hear everything from the entire complex. Hate, hate, hate ... the ninth circle of hell - its here.

My mother lives here and the management is horrible. She moved in a few months ago and was told she only had to pay a deposit. They come back a few months later saying she owe rent. The girl Miya always has an attitude and talking to her like shes a kid. They are unprofessional and rude. These people are elderly and deserve more respect.

I am a current resident. I moved in last August. I will NOT be renewing my lease.I will start with the good. The two maintenance men are amazing. They are very friendly and will answer any questions. Now, to the down side…where do I start?First, the deposit was not explained to me. I didn’t know that I had a balance before moving in.2. The construction of my apartment is not good. I’m still having trouble closing my laundry area doors.3. Speaking of washer/dryer. I paid for w/d rental from the very beginning but the units didn’t arrive until several weeks later. I called and email and I was met with excuses and “it will be here tomorrow” this went on for weeks. I was never compensated for the month that I paid for without the w/d.3. Fire alarms go off all hours of the day and night. For no reason.4. I have a fob that still doesn’t work. There is no access to the common area after office hours. I work so I can’t enjoy it. You need a fob to access the gym/workout room so right now it’s taped open for access.4. My daughter said the front door is unlocked and accessible to anyone. Where is the security? I don’t feel safe.5. Packages are being stolen from front doors and there are cameras in the hallways but no one is being held accountable when asked to view the camera footage.6. The front elevator is already broken it the building, and the build is not even a year old. We don’t know when it will be fixed because the sign basically says it will be broken indefinitely.6. Someone is always peeing in the elevator and front lobby.7. The young lady in the office is rude. On the phone and in person.I feel that Ms Ashley is trying to accommodate but has a lot going on behind the scenes with this building.8. I was given a letter that stated that I needed to sign something pertaining to an audit. I called and was told that the paperwork was to be left on my door. (Since I work) It never was left. On a Saturday I went to the office and signed something but was told that there was another paper I needed to sign. The printer was not working so the lady said she would leave it at my door. I’m still waiting. This paper was to be completed by 5/3/24. I did what I was supposed to do.9. Now we have no lights or water after the storm. Lights u can understand but no water? WHY!!!This is the last straw. Where is the back up generator?I’m so done!I do like my apartment. It’s adorable but it comes with too much baggage, unfortunately.

I went on a tour with Ashley here on Saturday, April 20, 2024 aound 11am or so. I told Ashley that I usually look at the reviews of potential locations just to see what they (those locations are like) and after our tour, I said that I would give a favorable review after our tour. She was great and explaining the events that was going on and coming up. Showing me all areas from the pool/game area, fitness location, the Atrium (where the grilling area is located) and of course, a 1-bedroom apartment. I also want to say that Latisha was great when I called the location on the previous Saturday, April 13, 2024 around 2pm. She explained to me about the concept of the 60% of income since the location is income limited. Now, I have a better understanding of what income limited means at a 55 and up location means in the Houston area. I great appreciate both of them for fullfilling their duties and answering questions that I had while engaging with both of them. Lastly, I want to thank, I think his name is Trey, but I could be wrong and I apologize if I got it wrong in advance. But, I thank him for explaining the down payment process would be based on the completed application, and it would let the potential tenants know what that would be. I had not asked Ashley on my tour or afterward and had to call back later to get clarification on that topic. I look forward to completing my application soon. Great visit:)

This property and staff are beautiful inside and outside. Miya the assistant manager helped my mother and treats her with love and respect all the time. My mother calls me just to say “ I seen Miya today she changed her hair again “ seems like she loves her more than me. I love the fact that she doesn’t feel alone there. They have bingo and other events for the month. The residents there are kinda messy and any piece of information they get they take it and run with it. These bad reviews are not good at all and some of them are just to bring people down. I will not allow that. These people have been nothing but good to my mother. Why would you make a bad review about a place you lay your head at? If it’s that’s bad move. The staff are always in a good mood when I come visit my mother. Anything she needs they get it done. Office staff if you can see this you guys are doing the best you can so don’t let nobody take that away from you by a bad review. Bryant Gilbert, Patt , Zack and Miya you guys rock! If I can have this staff at my property I would never move.

Ive helped family move in and have spent enough time with them here to know this is a horrendous and mismanaged building. 6 months into living here, the laundry room is unavailable to use do to a cash to card reading machine malfunction, and over 6 months, it has yet to be replaced. There are also trash shoots on each floor that should work but never have and are still locked. One elevator has consistently broken down over the past six months and on top of that the fire alarms go off randomly day or night. I would never choose to live here, nor would I advise a family member of mine to live here.

Community is nice and new . My mother lives there but i have to say , the office staff is horrible . They barely speak to the residents , one of then is consistently on her phone and lays on her desk , she seems young so i get it but its certain things you dont do at work . The residents are cool , my mom hasnt complained about that but she constantly tells me how rude the staff is , she only liked one person and i think they fired her for being nice to the residents or something like that.Parking is good but the plants are all dead and they dont do much for the residents and the price is a little high but overall its better than alot of places in houston .

I also hate the attitude there. My dad stays there and he has been bullied and told not to come to the office by the manager she is rude always yelling. Maybe she shouldn’t be there dealing with human beings. They have no respect for their residence. People are loud you can hear someone talking next door or walking upstairs. Poor construction and many code violations. I will be reporting those misconducts than real headache will start for the residents. He will also not be renewing her lease.

The construction of this new building completely destroyed the surrounding area. No accountability in destroying the neighbors ditches with irresponsible parking. If this is how they treat their neighbors, I doubt they will treat people well here
