Tour was amazing. The property manager and Ariel both were so communicative and thorough that we left with no questions. We fell in love with the property, apartment units, and amenities- the pictures really don’t do it justice. We went on a full walkthrough and it was very clean and well kept. We passed many staff members all friendly and focused on working. Went on several other tours in the area and nothing comes close.

Ms.Guadalupe is a great leasing Manager she works with you and try to accommodate with you as well as she can, she is a professional and knows what she doing when it comes to customer service. I’ve lived here for 2 years and have had no issues, just small things but stuff that was quickly resolved. These apartments are quiet, isolated and peaceful.. and thank you to Zoe who is always quick to help and quick to resolve situations she can handle.

Writing on a burner account to avoid retaliation. This is not my real name. I will not appear in any records. Any response saying I’ve never lived here is false as they will try to claim that. They are not professional. The property manager and corporate office will take advantage of you.Worst living experience in 20 years of apartment living. If you are considering this location, please do your research. You will see that Two Coast Living (apartment owners) have a 1.06 out of 5 star rating with their BBB reviews (at the time of this review post). Their corporate office never answered my phone calls. They would only respond to me via email with non-answers after three weeks of delay. The property manager for W 18th, Guadalupe Pico, is not a helpful person. She is plain rude, unprofessional, and not competent at her position. With the various complications and issues I had at the apartment, I was met with sheer lack of competency and was EVEN blamed for being the problem.I am writing this to warn others. I hope you dont go through the nightmare that I went through. Please look elsewhere.

Detailed ReviewThis review is being written after 5 months living here. Starting off, living here is decent. The leasing office staff seems genuinely kind except one them. When she seems stressed shes really snappy. Most the time she gives cool auntie vibes. The trash shoot is nasty but gets cleaned decently regularly so there isnt a horrible smell mostly. So thats good. The elevator hasnt work most of the time ive been here so if you have mobility issues like me youre stuck in your apartment for weeks. I had to take an uber or call a family member or several occasions to pick me up just to speak with the leasing office because we all know none of them will dare answer the phone unless youre looking to sign a lease. But thats just leasing offices for you, not specific to this place. So if you cant get into your account to pay rent on time, dont worry, youre gonna pay a heavy late fee regardless any issues on their end.If you require handicap parking, dont bother because as far as ive seen, they dont have real handicap parking with the side area clear, so its a massive struggle getting out of vehicles. Its almost like they just painted on a regular space just to save face. However, the work around here is to just park further down, there is PLENTY of parking. At least there is at the time of this being written. When driving through the garage go slower than you think around the corners because it is a tight turn especially when you have pick up trucks who think its a good idea to park right on the corner. Down on the lower level you dont have an issue with that because they block it off with checkered lines. If you move in please use the loading dock when youre loading things. People keep using the regular driveway which is already a tight squeeze. So turning into the garage its a near collision every time.Dont get too impressed by the amenities, they close at like 5 oclock so yeah, youll never once use it unless you work from home or on a saturday when they dont take a 3 hour lunch or meeting. The maintenance comes decently fast. within 24-48 for non emergency. But if you remember the portal issue, if you cant get in then you cant file a maintenance request. My microwave just fell apart within a week moving in, dish washer, washing unit, shower rod, all regular have issues. Maybe idk how to wash clothes or something but it continues to not get hot.In conclusion this isnt a hate post if they put you on the 4th floor you BETTER check the ceiling, we leak water every single time it rains. Check for bubbling or texture this means they just drain it and painted over it.Also, inquire when was the last time the unit was rented. Our was vacant for 6 months they said, and when we moved in, it literally smelled like cat piss. The said they will take care of it but they never did. We ended up scrubbing the entire place and eventually got the smell out after a few weeks. I thinks its related to the leak roof. Pure speculation, they may be something living above the ceiling so when it rains the cat piss smell leaks in everytime. If they fixed the smell, elevator, web portal, enforce use of the loading dock then this place is decently priced for what you get. Id have no issues at all and would renew here until i purchase a home. However, it doesnt seem to get addressed after 5 months so ill be out asap.

I have lived here since 2020 and I love it. It’s a great location along with amazing amenities. You will love the pool and the additions they have made to the property within the last year. It is quiet and the staff, especially Lupe are always working extremely diligently to get their clients needs met. Lupe is always working and available and gives you updates and is really friendly! Also Santos fixed my maintenance request in a very timely manner with my AC on 8/20/2024. I bought a chair from Amazon and he took the time out and screwed in the back part of my chair for me which was really nice of him to do. definitely went the extra mile! I recommend living here.

As a potential tenant, I strongly urge anyone considering this apartment complex to think twice. What started as seemingly friendly management quickly turned into a nightmare. I applied for a specific move-in date, but they changed it to an earlier one without any warning, claiming it was their company policy. They pressured me to apply early, fully aware of my timeline, only to tell me later they couldnt hold the apartment for more than two weeks. When I couldn’t meet their demands, they kept my deposit. When I called to discuss the situation, the property manager was loud and rude. I calmly asked her to stop yelling at me as if I were a child, and she flat-out told me I wasn’t getting my money back before hanging up on me. I received a document labeled as a move-out statement even though I NEVER MOVED IN. To make matters worse, they charged me a gym fee – for a facility I never had access to!This behavior is not just unprofessional; it’s outright deceptive. If you value your time, money, and peace of mind, I strongly recommend staying far away from this complex. I will be reporting their actions to the BBB and the Texas Attorney Generals Office. Save yourself the trouble and look elsewhere!

My time at West 18th Lofts was incredible. I enjoyed living in the complex and interacting with the people that worked and lived there as well. But by far the best part of West 18th was definitely the staff.Guadalupe has truly been the best example of what and how an apartment complex should be managed. She was kind, attentive, responsive, and understanding. The few times I had issues whether within my unit or outside of it, she was on top of things. She made me feel like management was there to help and she would frequently check in to make sure everything was up to standard and resolved - just simply outstanding.Everything about the complex is great and theyve made several changes with security to provide safety to the residents. But I would definitely recommend West 18th just based on their management.

PREDATORY APARTMENT!!! I never write reviews but if this helps at least 1 person from being a victim of this apartment, then it will be worth it. Honestly, living here was not that bad in terms of the rooms themselves. HOWEVER, my roommate and I had to break our lease for personal reasons and paid the break lease fee while settling the rest of what was owed and moved out. When we received our final statement (the next month), they tried to say we never paid our break lease fee or the last months rent ($4,000+ payment). You get locked out of the payment portal when you move out, but we luckily had email confirmations of payment. They told us it was a mistake and that it would be fixed and I never heard anything else about it, so I assumed it was fine. Months later we receive a letter from a debt collector for the same fee that they tried to claim we didnt pay. This has been an absolute nightmare trying to fight and I am truly begging anyone considering this apartment to think again. The complex manager has been EXTREMELY unresponsive, even the debt people claimed that they could not get ahold of her to attempt to settle the dispute. Would love to add that my roommates car got stolen from the gated and security monitored parking garage the last week that she was living there. PLEASE look into other places and do not end up in the kind of situation that we are in.

I’m going into my 4th year living here at W18 under the management of Lupe! It has honestly been a wonderful experience and is a reason I’ve been here this long. Lupe has been so helpful and accommodating over the years. Obviously, we live in an apartment complex with 400+ units, things are going to happen and you don’t get to pick your neighbors. However, I’ve never had a bad experience with neighbors, parking or safety! The parking garage is actually one of my favorite features here plus the security and onsite HPD. Lupe works around the clock to assure our property and her residents are WELL taken care of. Santos is THE best Head Maintenance Technician a property could have!! WORST COMPANY to deal with ever. After moving out and paying everything in full the company sent me a bill for $4000 which I had already paid. It is now been 8 months and the company has not helped me resolve this in anyway even though I have provided them with their own email confirmation of payments as well as bank statements. I have contested it with credit bureaus and had it contested. I even sent a demand letter asking them to confirm this debt has been cleared. For 8 months both west 18th and the parent company two coast living have blatantly refused to clear this up and ignored me. At this point I have no other option but to pursue legal actions. All ive ever asked them and still are asking them is to provide confirmation i have zero debt with them.

While the property is nice and the apartments are spacious, I encountered several red flags during my application process that potential tenants should be aware of:ESA Policy Violation: During the tour, I inquired about the pet policy with the leasing agent, Zoe, who stated that the owner does not acknowledge Emotional Support Animals (ESAs). This is against ADA guidelines, as individuals with disabilities should be able to request reasonable accommodations at no cost.Inappropriate Disclosure of Criminal Records: At the end of the tour, Zoe discussed ways applications could be denied, including a criminal record. She went on to disclose that an applicant had been denied due to theft on their record. Zoe continued to emphasize applicants with a criminal records will be denied, looking back on it now I believed her comments her extremely discriminatory and prejudiced, as I am a black woman. I recall myself becoming uncomfortable by her inappropriate comments that I felt the need to defend myself by sharing that I am an educator and could not have a criminal background in my career field.Later, the property manager, Lupe, confirmed that staff can not see criminal records and credit scores, raising concerns about privacy and consistency in communication.Application Fee Confusion: After adding a guarantor, I learned the application was marked incomplete. When I called, Karla from the leasing office informed me a $75 fee needed to be paid. Zoe later confirmed this could be paid by the end of the day. However, an hour later, Lupe called demanding immediate payment or my application would be pulled, contradicting the information provided by her staff.Move-In Date Issues: Initially, Zoe and I agreed to push back the move-in date from October 7th to ensure the apartment was ready. However, Lupe later called saying the original date could no longer be accommodated, forcing me to revert to the earlier date. To add to the confusion, Zoe had said move-ins only happen on Fridays, but Lupe was able to accommodate a Wednesday date.Document Requests: My mother assisted with the application, and we were asked to provide specific documents. After submitting what was requested, Zoe later asked for a completely different set of documents. Lupe then called and asked for even more, including:2 forms of IDThe deed or mortgage agreement for my mother’s home90 days of bank statements4 paycheck stubsA utility billMy mother complied but requested a written list of the approval requirements on the property’s letterhead. When I relayed this to Zoe, she flatly refused, stating, “Well, that’s not going to happen,” and instead told me we’d see everything when we read the lease. This refusal to provide the policy in writing confirmed our suspicions that there was no official written policy in place. And when questioning their practices they asked us to part ways.In summary, Zoe displayed consistent passive-aggressive behavior. She blatantly ignored both written and verbal requests for clarification and resorted to dismissive comments like “I don’t think you understand” or “well, that’s not gonna happen” when she couldn’t provide a logical or valid response. She repeatedly made incorrect, inconsistent, and inappropriate statements. While Lupe was kind, she contradicted everything her staff said and was overly pushy. The staff at West 18th Lofts appeared unorganized, and their practices were discriminatory, prejudiced, and unethical. My experience with this property is a clear example of racial profiling. From the moment I arrived, I was stereotyped, judged, and pigeonholed based on the color of my skin.During our tour, Zoe saw four Black women and assumed the worst, not realizing she was speaking to highly successful professionals, each with multiple degrees. This treatment is inexcusable, and I would not recommend this property to anyone, especially Black individuals.

This place was an absolute joy to live at up until the end of December 2022. Great neighbors, amazing location (easy to get anywhere you want to in the city), great facilities (albeit very strict about using them), clean, safe and incredibly helpful management. Whatever happened since is an absolute shame. I cant even share most of the photos I have because their explicit nature (e.g. the 5th floor of the parking garage is covered in dirty adult balloons, miniature zip lock bags, broken glass, lug nuts, the bricks used to temporarily lift up cars that dont belong to their owners, etc.). In the past 2 weeks alone, at least five cars have had their rims stolen. This past weekend, over 10 cars had their catalytic converters borrowed without permission. The front gate has been open the ENTIRE TIME. Most of the friends Ive made there are planning on moving ASAP. It has become an actual TERRIFYING place to be...never seen anything like it in my life. That said, if they can get new management in place, you may be able to pick up a great deal on an apartment here in the future, because when it was being run correctly, it was a gem.To all the friends Ive made at West 18th Lofts: STAY SAFE!

We lived in West 18 Lofts for 1 year and 9 months. The leasing experience was poor, with unhelpful staff who seemed indifferent to any issues we encountered. On the upside, the maintenance team was efficient and the noise from neighbors was minimal, perhaps due to our top-floor location. However, the negatives outweighed the positives. Our lease renewal saw a significant increase in rent for a one-bedroom apartment, with the initial $1,380 jumping to $1,480 (which is common), and later, inexplicably, to $1,700. How come? The recommended electricity provider they pushed on us resulted in staggering bills; our small apartment (650~ sq ft) racked up a $300 bill. Attempting to cancel this service incurred another $300 fee. Communication regarding billing errors or complaints was futile. As well as the woman who was in share with Miss Lupe (sorry if it’s the wrong name) just ghosted all my emails, calls etc. Moreover, there was an incident with Flex. We utilized their service only once, yet the following month, for some reason they completely covered our payment without any notice and we didnt ask for it. When we questioned this, we were met with indifference. We spent three days trying to resolve the issue with management , only to be told to relax and that nothing would happen. We asked to cancel the payment. Here we are in front of you and our money. They said that they could not cancel it and assured that everything was fine. Of course, Flex canceled the payment and West 18th demanded $150 late pay fee, threatening further penalties if we didnt pay immediately. We went to see them for 3 days, 3 days KARL!!! But when their payment was canceled and they stopped seeing the money, this main miss called me and simply said that she absolutely didn’t care and we owed money plus a fine. The management displayed a lack of concern for the upkeep of the complex beyond the pool area. Emails regarding complaints or maintenance issues were consistently ignored, creating frustration and a feeling of being disregarded as tenants. And I forgot to mention the most important thing: they would just turn off the elevators on weekends. Theyd do it without warning and then claim they had nothing to do with it. Imagine what it was like for us to move from the 4th floor without an elevator. It was a nightmare. While the apartments themselves were satisfactory, the managements incompetence and refusal to address concerns left a sour impression. Dont expect to get your deposit back either. Proceed with caution and preserve your sanity elsewhere.Update: We received $100 from $500 of deposit back! Yey!

Writing on a burner account to avoid retaliation, this is not my real name and I will not appear in any records. Any response saying i’ve never lived here is simply untrue, as i’ve seen this place try that claim before.Pros:Good location, decent amenities, cheap for a while.Cons:The garage gate is always broken, i’ve seen outside doors propped open and other things indicating this is a hotspot for robberies. The walls are as thin as paper, I can’t sleep, I can’t move an inch, I can’t do anything without my neighbors complaining it’s too loud. Any opportunity for silence here is inevitably interrupted by raucousness. The neighbors are terrible. Within the first month of staying here I could hear a woman being domestically abused in the unit above me.The people above me constantly stomped and shouted, none of which can be blocked out or ignored. It always smells like some sort of drugs. I try to use the amenities and quickly get reminded not to. Walking through these halls is like walking through skid row. I genuinely want to see a doctor just to make sure I didn’t inhale toxic substances. They’re going to increase your rent whenever they can. It’s definitely just calculated by some computer program however, so it’s probably easy to convince them otherwise. Conclusion:Don’t live here if you want to stay mentally sane, I’ve had to go back to therapy and anti anxiety meds because of this place. It would be fine if the building was built worth a dime, but it’s not. The place is cheaply built, and so many compromises make living quite honestly unbearable. This place advertises as “luxury” but it’s quite literally one step away from section-8… Scratch that-Section-8 is objectively better.

My experience of the West 18th Lofts has been good so far! My move-in was a little rocky, as many transitions are, but for the most part I really appreciated all of the effort that the leasing and management team put into helping me make this complex my home. In particular, I made one boneheaded mistake in my application process that very well could have cost me the ability to move in. I appreciated the patience, grace, and outstanding acts of good faith that I received from management and leasing. The experience was a nice reminder that there are still people in the world who see other people as people. :)I had read reviews before moving in, so Ill address some things that may not have been addressed yet. It does seem that some measures have been taken to make the parking garage more secure. For instance, there are cameras in the parking garage, mirrors in some of the corners of the garage, and bright lights. All of these add to the level of security for parked cars. I have also seen a number of RING doorbell cameras in the hallways near the residences, so it seems that management is fine with residents installing those. The complex is beautiful and the amenities, especially the pool and decent-sized exercise room, look wonderful. I havent had a chance to take advantage of any of the amenities yet, but its on my list. The one sad thing I didnt think to ask about beforehand is that there is apparently no recycling here. If that matters to you, you may want to look into options for recycling centers around town where you can drop off your personal recycling. The rockiest point of the move-in was that the apartment was listed as available, but there was still some work that needed to be done on it. This clashed with my ability to move in as soon as I wanted to, but I appreciated how management and leasing were as flexible as they could be with this. On the night of the move-in, the contractors were still working on the apartment floors until about 11pm and I spent the next couple of days cleaning up after the mess they left. That said, I accept that my need to move in sooner rather than later resulted in my participating more directly in the process of making the apartment what I would think of as move-in ready. On the positive side, the floors are beautiful and all of my kitchen appliances are new. It is a real convenience to have a washer and dryer in unit. And so far, there are no pests problems.Lastly, I think that maintenance may have come to fix the blinds in my apartment. I had been so concerned about a missing slat that I had put up my own (terrible) makeshift one. I left the apartment and came back to find that the blinds were working correctly. It may seem like a small thing, but it is a big thing for me to feel like I have the appropriate amount of privacy in my new home. Very grateful! All in all, Ive had a pretty decent start here. I am hopeful for a continued good experience.

Move out notice was provided but office never processed it and continued to charge me rent for months without notifying me there was any overdue charges. Until I get a call from a debt collector. When I tried calling the office to get an explanation they said they would look into it and take care of it. After multiple attempts to contact the office over the phone and via email the issue has still not been resolved. Poor management led to this situation that could have been easily avoided. 1) with an email that my rent was overdue and I could have provided proof of move out notice or 2) you process my move out notice correctly in the first place. Very disappointed in the management staff because during my time staying there they were very helpful in any of my requests. I cannot express enough how frustrating this situation is and I would encourage anyone considering moving into this complex to reconsider and find a place with better management.

Awful management. Plenty of issues throughout my 2 leases that have cost me thousands of dollars.1) When I initially moved in, I went 1 whole month without electricity because management would not cooperate with me. Management would not help whatsoever after weeks of going back in forth. I really had to curse them out after a month for Guadalupe to call me back and magically fix the issue. The electricity companies would not provide me electricity because someone had not paid their bill. After investigation, it turned out the company that had the hold on my unit was the same company that management had an account with. (They lied to me about it so they would not have to take blame nor compensate me for leaving me homeless)2) When I got COVID I was out for a month and could not pay rent. I was given a notice to vacate with an exact move out date. I moved out 2 days before the required move out date and turned in my keys. Lo and behold I get a call from Guadalupe 4 months later asking me why I have not been paying rent as if she didn’t remember I had moved out! She put me down for Abandonment and left me with a $7000 collections bill for those 4 months that she forgot I was gone.3) Water had heavy mineral deposits4)I had someone attempt to pick my door lock5)Stolen car rims6) Gate always open and broken

I moved out from this location 10 months ago, but I’m just getting around to writing a review. I really wanted to love this place. My unit was beautiful and spacious. The location was nearly perfect with easy freeway access and plenty of great food and entertainment options close by. The maintenance and front office staff were very friendly. But that is about as far as my positive experiences go.From the very beginning there were issues with my unit. The apartments are supposed to be prewired for cable/internet with multiple coaxial outlets inside the unit. There was one in the desk area which was perfect because I had to use Ethernet for my job. None of the cable outlets in my unit worked. When we finally got one to work, the signal was too high because of faulty wiring which eventually caused my modem to die. The complex went back and forth with Comcast for months about who’s responsibility it was to replace the cable. As a full time WFH contractor, this threatened my entire livelihood.Next it was the air conditioner. It went out for weeks at a time MULTIPLE times throughout the summer. They would provide me with a window unit (if they had one) that would only cool a single room at a time. I had to call multiple times to get any sort of update or communication. When they would answer, the office would tell me something completely different than what maintenance was saying. At one point, a staff member who lived on site even told me “yea my AC went out too” as if that was supposed to make me feel better or something. After months of issues, I purchased my own window unit. I asked for a credit on my rent to supplement the cost and they never replied to my request. All the issues about cars on blocks, gate being broken, etc. are absolutely true. I’m convinced that the tire thefts are an inside job. I would absolutely believe it if I heard their “security” is getting kickbacks from letting thieves into the gate to steal from residents. Fortunately my car was untouched. The gym started off decent but over time smaller pieces of equipment slowly disappeared. The pool was closed for over a month in the beginning of summer. We paid like $20 a month for trash WITHOUT valet. And don’t get me started on the strict move out requirements and list of fees. When it was time to renew, they were going to increase my rent. I sent a request asking to keep my original price because of all the issues I’d had that were never rectified. Plus, what other units were listed for online was already lower than what I was paying. Not only did they refuse, they didn’t even bother to negotiate at all and basically told me that the rate they were offering me was somehow a bargain.Maybe things have gotten better since I left, but I doubt it. This place is marketed to be luxury living but my experience was far from it.

CONS: After one year they raised my lease $250 more per month and would not work with me even though I had been a tenant who they had zero issues with. When they listed my unit online, it was listed for cheaper rent than they were willing to offer me.Upon move-in there were some small hidden fees they didnt initially tell me about such as paying to rent a gate clicker.Upon move-out they charged me $320 for standard clean/shampooing carpet/touch up paint. These must be charges that everyone receives upon move out because I left the apartment in very good condition and very clean.PROS: Maintenance and front office were pretty responsive. I personally never experienced any crime/vandalism, however I did see cars with stolen tires in the garage. Also, a good location with great highway access and close to fun restaurants and bars.

I moved out 7/3/22 and 1 year late STILL HAVE NOT received my deposit of 141.39 after the apartment complex erroneously sent my check to another person who cashed said check. In addition they required me to perform multiple tasks out of my own pocket for which they are also refusing to reimburse me for.I moved out July, and 4-5 months later realized I hadnt received my deposit back. Upon calling West 18th and investigating, we discover that the check is sent to a wrong address (the error was on their part - I did not write the address wrong and I do not recognize this address) and that this check is cashed by this party. This was discovered sometime around January, and apartment management asks for 6-8 weeks to investigate. I waited the requested time and got no reply or response. When I threatened to complain to BBB and reviews, they finally responded back, stating that these investigations take up to 6-8 months (which has already elapsed). I told them this was unacceptable as they owed me money still no matter what. I also discussed the costs accrued including notarizing a form for them, gas money for driving to and from the location, having to receive phone calls while international about this issue, and interest assumed at market rate for the money owed. Since then, Two Coast Living has formally refused to pay me my deposit or any of the costs I have accrued. The upper management they have here cannot handle simple tasks such as getting your money back and are not to be trusted with your living or business.***As for the apartment itself, tiring robberies and the break-ins are real. Average 2-3 cars a week have no tires on them despite security at night. Place appears run down even though it is always under construction/remodeling. Acceptable amenities and location, but not worth the concern for security and management.Lupe (the general manager there) is literally the only bright spot I had while living there. She was a fantastic manager and did her best to help me through everything while there, including this mess, but this is out of her hands. Lupe, if you read this, please find a new job at a place that deserves you.

It is with great disappointment that I write this review to shed light on the blatant disregard for resident safety exhibited by the management at West 18 Lofts. It has become painfully clear that the front offices primary concern lies in collecting rent payments rather than ensuring the well-being of its residents. The alarming number of home break-ins, car thefts, and incidents involving the theft of rims and tires within the complex have created an atmosphere of fear and insecurity. Despite numerous reports and complaints, the management has failed to take meaningful action to address these pressing safety concerns. This neglect is nothing short of a betrayal of our trust as residents. It is abundantly clear that the front offices priorities are misplaced. While they eagerly collect our rent money, they seem indifferent to our safety and well-being. Residents should never have to live in constant fear or worry about the security of their homes and vehicles. The lack of appropriate security measures, such as upgraded surveillance systems, increased patrols, and improved lighting, has allowed criminal activities to persist within the complex. This negligence on the part of the management not only compromises our safety but also reflects a lack of responsibility and accountability. Moreover, the lack of open communication and transparency from the front office exacerbates the situation. Instead of addressing our valid concerns, they choose to remain silent, leaving us feeling unheard and abandoned. As residents, we deserve to be kept informed about the steps being taken to address these security issues, but it appears that our well-being is of little importance to them.Prospective residents considering West 18 Lofts should be made aware of this alarming neglect of resident safety. The managements focus on rent collection at the expense of security should give anyone pause before choosing to reside in this complex. In conclusion, the managements blatant disregard for resident safety at West 18 Lofts is deeply concerning. Their failure to prioritize security measures and their indifference to our valid concerns demonstrate a complete lack of accountability. It is my hope that this review serves as a warning to both current and potential residents, urging them to seek a living environment that genuinely prioritizes their safety and well-being.

I wanted to come back and update my review. I have lived here since 2020. In the past, the property was being poorly managed and the leasing office staff was not friendly nor professional. There’s been so much improvement! They now have security all the time. The gate stays closed at all times now and other security measures have been put in place, for example the mail room now requires code access. The front staff is fast on resolving issues, are very respectful, and maintain good communication. I hope they can hold on to this staff because it’s honestly the best staff, collectively, that I’ve met since I have lived here.Only thing I can think of that is an issue is that residents don’t clean up after their pets. Otherwise, I highly recommend this property. ⭐️⭐️⭐️⭐️⭐️

I am writing to express my deep dissatisfaction with the ongoing issue of the air conditioning unit in my apartment, which has not been functioning for the past few weeks. Despite my attempts to reach out to the leasing office, the problem remains unresolved, leaving me in a highly uncomfortable living situation during these hot summer days.I initially reported the malfunctioning AC to the leasing office on first week of Aug, and since then, I have made multiple follow-up calls in an attempt to have the issue rectified. Regrettably, not only has the AC not been fixed, but the customer service experience has been equally disappointing. During my attempts to contact the leasing office, I have experienced abrupt hang-ups on my calls, leaving me feeling disregarded and frustrated.I am at a point where i have to rent a hotel to stay for the night because my family started getting migraines.

She is very understanding and works with you, while dealing with all of the property issues (mainly dumb people hitting the gate over & over). The property has a undergone many renovations and IMO, this property is the best bang for your buck. The units are nice and larger than newer properties, they have added nightly security, the pool gets suns from 10am-7pm, its a clean property with a great location. I recently moved out due to a change with work, but I would have stayed longer. The property has many long term residents and a great community of people. Everyone gets their car tires stolen. Their gates are a joke and are always broken which damages your car and lets thieves into the complex. This apartment is run by thieves as well. They need more speed bumps because people drive like a holes. Gate remotes stop working. Pool is only 3ft deep. Positive reviews are fake.

Why is the pool closed on Labor Day weekend? My family (wife and two kids) and I have only been here a couple of weeks and I don’t see how I can give this apartment complex more than a one star. Two days into moving in my motorcycle got stolen. I know the apartment complex is not liable for my property but the reason for leaving this review is to identify the issues with their process and response time. I have asked multiple times about video but it seems I only get excuses why the footage is not available. I have also informed them they can contact me to help identify where the motorcycle was and around what time it was stolen. Not only has this been a lagging issue but we have not had quality drinking water, we still don’t have working mailbox keys, and it took multiple calls and service request to get the other items we had on the list fixed. The staff is pleasant and nice, especially when they want you to sign the lease but once that is done you only get excuses or how their schedule does not line up with the service staff that is taking care of it. As for the service request, they close them out without fixing some issues and the staff in the front can’t explain why and most of the time don’t get back with you on a solution. If I could I would like to move to another property but I am bound to my one year lease and I just put together a difficult bunk bed for my kids. I hope this review helps others and also the property to do better. If this were one of the staff members going through this I think it would have a better response time.

Great Office Staff & Great Location - Amenities Beyond!!My granddaughter and I are going on our second year here as residents. We have sincerely enjoyed living here. As many of you may or may not know we are zoned for Sinclair Elementary that is a Communications Magnet School. That is one of our main reasons for residing in the Heights. After living at a much older complex there were very limited amenities. With a small child, there is a need for a washer & dryer which we did not have. So, we started a search within the district for complex for what we needed and wanted. After weeks of research only West 18 had everything on our wish list!! At the time, we had a service dog, American Eskimo who has since passed. The area for walking Carson was wonderful and he enjoyed it very much. There are no other apartment homes in our area that had what we wanted, needed or wished for at all!!! We love our apartment home and will continue to live here until we decide to purchase a home of our own. We love our staff, we miss Cortland a lot. Im used to the noise outside, but my roommates situation is really bad. Now I don’t want to talk about it!The faucets used in the apartment are very old. I take a shower as you can see in the photo. Half of the water goes down when taking a shower. Half of it is flowing from above.I think other apartments have the same problem. I hope someone finds a solution to these water leak problems in all apartments“Of all the freshwater basins that channel rain and snow into the rivers from which we draw the water we rely on for everything from drinking and cooking to washing and cleaning, nearly half may be unable to meet consumers monthly demands by 2071. This will mean serious water shortages for Americans”“Water Stats* The average family can waste 180 gallons per week, or 9,400 gallons of water annually, from household leaks. Thats equivalent to the amount of water needed to wash more than 300 loads of laundry.* Household leaks can waste approximately nearly 900 billion gallons of water annually nationwide. Thats equal to the annual household water use of nearly 11 million homes.* Running the dishwasher only when its full can eliminate one load of dishes per week and save the average family nearly 320 gallons of water annually.”

The place is nice, but there are a lot of BMV and parking is awful. The office staff is nice sometimes and other times is awful. They are nice to take your money but when you need help they ignore you. I had a constable, curtesy officer, come up to me and ask me to leave several times even though I live there. They told me they were called by the office. And ps constables won’t do anything if you need them since it’s not their jurisdiction. They also play favorites so some residents get to do whatever while others are told the rules are strict. Their also constant parties everywhere, it’s loud, and smells sometimes. It’s good for young single people not family friendly.Edit- I moved out. Definitely not where you should stay long term, the gate always broke easy access to everyone. When I wasn’t always home cause of my job so the apart was still like new. You leave a 400 dollar deposit, I didn’t think I’d get anything back anyways but they also charged me another 200 FOR CLEANING! Not to fix major issues but simply for cleaning. Worst place ever.

The office staff all seems incredibly nice to your face but is incapable of getting anything actually done. Maintenance is hit or miss. They either come and do everything as asked right away or take 1-2 weeks to come and maybe do it half right. I have waited weeks for simple problems to be fixed.Santos is probably the best person of the entire staff. Very nice, courteous, and a hard worker. No one has a clue what they are doing. No one can interact with their software or knows whats going on. Everyone in the office has to ask someone else how to do their own job. They closed to pool to drain it on memorial day weekend! Of all weekends! Now for some reason they decided to close the pool for multiple weeks during the summer. Not during the winter. They say there is a courtesy officer. That is a lie there is no one walking around the property ever. It is dark and sketchy all over the property. The lights around the property are almost all burnt out and show no signs of ever being fixed. The dog poo stations are constantly out of bags. The dog park area near 610 has a door from outside that is constantly either propped open or unlocked. The doors from that area to the rest of the complex are propped open 99% of the time as well. The gates to get to the parking area are CONSTANTLY stuck open so anyone can come and go as they please. Office staff seems to not really care at all and there is no parking stickers or anything to control who actually parks in the apartment complex. Get a dash cam before moving in because cars are constantly getting either damaged, broken into, or stolen.Their is NO package security at all. The office will only accept packages that are too big for your mailbox and dont require a signature. Then they throw them in a room in the Leasing office that you dont have to check them out or in from. Anyone can walk in their and take as many packages as you want! Which is really terrible if you work during business hours and can never actually get to the office when theyre open. They constantly leave just one person in the leasing office which means that if you want to get a package and they are on tour that you need to then wait for them to get back from their tour of the complex.Water and Pest control are billed something like 45 days after you actually use the services so you have no idea what your charges really are till way after its been used. The prices are so high compared to other places around here please shop around and make an informed decision.

Be cautious when applying, I was not approved for my lease and they handled the situation so poorly. They “will” refund your application but they go silent and you need to call them. They handled my situation so poorly I wouldn’t recommend these to anybody else. When I called inquiring about the refund never being received they said they couldn’t get a contact of me, all my information was on the application and before submitting the application I was also emailing and calling the staff. So instead of waiting the 30 days which they had originally said and mind you never had a problem I now have to wait an extended 30 days all because they have no organization. It’s ridiculous.Update: I have now waited more than 60 days and they have not fixed the issue and are not answering calls. I got on the line with them and they said they would call me back and I still have not received my call back. To say they have poor procedures and management is an understatement I applied 10/11/22 and it is 01/19/23 and still have not received anything or any indication that I’m receiving the refund.

I love the staff Edgard + Maria + Jennifer are the absolute best, it always feels like coming home when I come to pick up a package and they’re always on top of the decorations (they’re seasonal and the cutest). Customer service was a big deal to me when I picked apartments and they are on top of it 100% - maintenance and client services. The apartments have the nicest, biggest windows that let the natural sunlight, gorgeous hardwood floors and pretty backsplashes / deep tubs. Excellent location at the corner of 3 major freeways. I have NOTHING to complain about, we’ll live here for as long as we can!! Thank you everyone at West 18th!

I have lived at this apartment complex for one year and they have horrible communication with their renters. For renewal they “claim” to put a note in your door and never notify you until the system automatically renews your lease. They also raised our rent in only a year’s time without our knowledge. The front office workers are not helpful and rude and whenever you call the front they never pick up. They closed the pool the entire month of July because of maintenance which they never sent out an email explaining why it was closed or how long it was going to be closed. The only redeeming quality about this place is the maintenance workers are friendly and usually fix the problem the next day you send in a request. Very disappointing experience with this apartment complex, will definitely move somewhere else ASAP.

I just want to start off with the staff that works at West 18th. The leasing office, courtesy officers, maintenance, and etc. They really take pride on your experience living at West 18th and want to make sure it’s a great and safe one. West 18th is always improving your living experience everyday to little upgrades around the complex to adding new features to your apartment. The complex is very clean and has multiple amenities that will make your stay that much more enjoyable. I want to thank Jen and Lupe for taking so much dedication to their job to provide us with the best living experience possible.

As one of the longest residents here. I would totally recommend living here. They keep the common areas and parking garage super clean. They are also on top of maintenance requests and typically get them done within 24-48 hrs. I also appreciate the professionalism of the staff, especially the Regional Manager Jennifer, is very helpful in expediting any issues you may have. I also enjoy that they community get togethers and breakfasts. This just shows that our rent is going to building community rather than lining the pockets of the owners. My only gripe is I belive they should upgrade the gym equipment, it is a fully functional gym with plenty of good equipment however its outdated. Overall I believe this community is awesome and very adult, unlike some communities inside the loop that throw parties with DJs and such. This is a quiet community and thats the way I believe most residents prefer to keep it.

I have lived here for a year now and have to for another 6 months due to a few things going on in my personal life. I wish more than anything I could move out immediately. When I first moved in everyone was really nice and they were really helpful, especially when our dishwasher broke the first week we lived there. Since then everything else has been terrible. The gym has barely enough equipment to do any sort of workout even though it looks nice, all of the amenities they show you on the tour are only opened during their business hours, and the staff is rude. My refrigerator broke yesterday. I called them immediately and no one in the office answered the phone. After trying several times throughout the afternoon someone finally answered at 5:30 only to tell me the maintenance guy was already gone for the day. She said she would leave a note for whoever was working today and someone would call me first thing in the morning. I just called a few minutes ago and no work order was put in yet. My clicker for the gate didnt work for many months. When I took it to the office the manager recommended I go buy a battery for it at Walgreens. The online paying service isnt always working. When I was out of town when rent was due the system was down so when I got back I was charged $115 for my check being 45 minutes late. Even though I am signing a 6 month contract they have raised my rent an additional $100 a month. The walls and floors are very thin so you do hear your neighbors quite often. I have always been impressed with the safety of the complex until the gate of the complex didnt work for about a month. It was finally fixed when someones wheels were stolen off a truck in our parking garage. The google reviews posted on here recently sound like people who work for the company. The yelp reviews seem to be a little more accurate and make me very nervous about when I move out and might be charged for small things... Guess Ill see. Great location, but not worth the trouble.

This place is great. . .  as long as everything is going ok. The moment there is a problem, the leasing office will blame you and gas light you.I had a broken kitchen sink for two days. On the third day, I went to the office to ask what was taking so long. The guy there told me that the maintaince team had been by and they were waiting for a part, which was a straight up lie. My wife works from home and no one came into the apartment at any point. When I told him this fact, he started yelling at me!All problems went basically the same way. I would put in a maintenance request, wait, finally go to the office to ask about it, and then be told that it had only been a day. The most condescending front office I had ever dealt with and I have lived in three states, five different apartment complexes.Other problems: The residents are trash, mostly, They dont pick up after their dogs and there is dog poop ALL OVER THE PLACE!. The hallways are littered with dead roaches and other bugs. They raised the rent 30% when our lease was up. Dont fall for that initial great deal - they WILL raise the rent 30% when it comes time to renew. And they still owe me 24 dollars because their front office completely lacks paying attention to details.  They were so condescending to me, and all problems were someone elses problems. And if you look at their webpage, it says they have a business center-- they dont. No computers, no printers-- nothing.I will give them their due where it is due:At first (and if everything is going well), the front office is very friendly. The parking garage is nice (even if there are bats flying at your face as you walk to your car). The fridge we had was a nice full size one with a filter. The big tubs are nice, as are high ceilings. The location is pretty good. The game room is decent, and the gym is pretty good. The location is nice and during Harvey, we were completely fine. For what they are charging now, though, its so not worth it.

I really did enjoy my time here, except there were a few hiccups. There is always parking in the garage, but my car was damaged due to someone hitting it while parked $700 worth of damage, and my boyfriend had equipment stolen from his truck. I know these are things that happen in places where many people live, so Im not entirely mad at the complex. Ive read around, and theft happens a lot in this area, mostly from people who do not live around here. Other than that, this place was great to me. Clean, quiet, and nice apartment. Good gym equipment, and great staff. Security could be stepped up, that would be my only negative.

Fire alarm will go off every couple of weeks for no reason and will stay on for an hour during night hours. Awful approach to people’s needs. Pool closed for no reason. Even when people have no water supply for days during a winter storm they have closed the pool to stop people from filling up their containers. Pools were closed during the pandemic with no regulation from city or state to do so. Other apartments in the area had their pools open and operating safely. Management will not care about your needs, the main office is located in California and they don’t seem to care about the property or its residents.

I lived here for 5 years and I dont understand why, except maybe I hate moving. The management company changed 2 or 3 times while I was there with each one worst than the previous. They changed the online payment each time too! Do yourself a favor and find another place to live where they appreciate their tenants.1. The office is understaffed which usually means you have to wait 15+ mins anytime you go in for something. Youre lucky if anyone is ever there on a Saturday and theyre closed Sundays.2. Most tenants dont clean up after their pet which leads to an awful smell around the complex in the summer time.3. Emasculate amount of door dings and I was even side swiped twice! Did they put in cameras on the first floor though? Nope! Not even after some cars were broken in to! I often saw several police cars in the complex, but never knew what for. My guess was break-ins, but thats only a guess since I used to have people turn my door knob in the middle of the night frequently.4. Management has no respect for privacy. They do surprise pet inspections where they can enter your apartment at any time for 2 weeks. Really??? Not even HUD properties do this for 2 weeks!5. Excessive move out fees. After living here for 5 years, they still nickeled and dimmed me for general wear and tear. Carpet cleaning charges? Really?? What do you expect of people??6. Terrible maintenance staff. The fist and only ticket I supplied was for a door that didnt align. Whatd the guy do? Tear a peice of paper off the service order and stuffed it in the catch at the top, so the door was still crooked as hell. How hard is it to shim a hinge guys? I did everything myself after that...7. AC unit was a through the wall condensing unit which costs a fortune to run. I cool a 2,000 sf house for less than a 700 sf apartment!8. Construction everywhere! Theres always a road or something closed on either side of the complex making traffic on the block a nightmare.9. Interstate is loud at times.10. Trash rooms are overflowing and smell terrible.11. False fire alarms are obnoxiousIm sure Im forgetting something, but you get the point...

Thinks I liked about W. 18th: The pool is pretty nice, the courtyard view I had was nice, there were some great parties at the pool, the gym was never too busy.Things I hated about W. 18th: Things looked nice in the apartment, but were of cheap quality materials. The floors/walls are paper thin - I heard every footstep from upstairs, every movie my neighbor was watching, and received a call that the people below me were annoyed by my footsteps (Im sorry?) Oh and there was an abundance of cockroaches in the complex, often found dead in my apartment. Great. But the worst thing is their greedy business practices. I lived there for 2 years. My rent jumped up $100 per month when I renewed. It wouldve jumped up another $100 a month if I stayed another year, but I moved out of Houston. Oh and heres the best part. I had planned on moving out at the end of my lease, but because I only gave them 55 out of the required 60 days notice THAT I WAS MOVING OUT ON THE DAY WE AGREED ON IN THE LEASE, they charged me over 300 dollars.Plain and simple: Only move here if you enjoy having your money taken from you for insane reasons.

Like they said above... if only there was the choice of a 0. This is the worst luxury apartment I have ever lived at. I have lived at. Like the reviewer above said, they are nice until something happens, and then they put on their company hats and tell how they are not responsible for anything.I honestly think the 5s are fake because yes, the gym has decent enough equipment and is nice: yes, the pool is nice aesthetically, but no one uses the movie theatre, the pool is mosquito bound, the parks have dog poop all over them, thin walls, you can hear people in the halls, random electrical shorts, etc.All of those things would not have warranted the 1 or 0 star rating I would give them. I would have said maybe a 2 or a 3. The 0 comes from the management and how they just dont care about the residents. I have never experienced that. You can tell that its their job to get residents in and they must be under a lot of pressure because once your in and locked, they turn. They know they are going to raise rates and you are going to leave, so why care about you anymore? I am aware that ultimately they have to fill units, but good/great management go above this and provide good customer service. This is where they fail miserably. Do not trust JRK.I even tried to call the JRK supervisor and they never returned my call. Remember what you been told since elementary folks... dont judge a book by its cover. This place has a great cover, but he story is worse the Gigli.PS if you do decide to move, get everything said to you by the staff or record the conversations with them. I dont know if it will help, but get documentation on everything they do may help.

He looked at me as I drove in. I parked in the garage, I got out of my car and went straight to the pool. Edgar called the constable to come to the pool, walk around the entire pool where there were about 20 people laying out or in the water. The officer came to me after walking by everyone else and asked me, the only black person at the pool, if I was a resident. He asked for my apartment number and my last name. As he walked away I asked if he was going to ask everyone else if they resided at the complex. He said yes, left the pool area, and never came back.

There residents and there are unwanted residents. The unwanted residents are the bats and roaches on the property. I complained to them that there were bats in the garage and on my patio and they responded by saying they have rights here in Houston and they help the ecosystem. I told them about the roach problem and they still ignore me with my request. I told them I couldnt stay here because if I have to keep running from bats in the garage area then deal with the roach problem. Good luck of trying to reach JRK companies about it in California. They NEVER answer the phone. Ive been trying since May to contact them. Plus they are keeping my $500 deposit on top of adding a $2150 fee. This is my first review EVER. The reason why I feelcompelled to write this review is because all the prior reviews are true. I lived at W 18th for a year. They increased the rent almost 8% ($85 extra per month for a 1/1 that is 630 sq ft). I decided to move out because there is nothing about the apartment to warrant paying over $1300 monthly.Upon move out, I was charged $5-25 for everything that was not wiped down. Every drawer, counter, the refrigerator, EVEN THE KITCHEN SINK???? etc. Im not a messy person and cant think of how I left th kitchen sink dirty. Apparently, I shouldve spent $80 on a cleaning person to leave the place spotless because they will pay the cleaning person $80 and charge me $127.So whats crazy is they created the move-out bill and mailed it to my address ... that I just moved out of. So I received the bill after it was forwarded via USPS to my new address. BE SURE YOU HAVE YOUR MAIL FORWARDED.Then I received a call from collections today -- 2.5 weeks after I made the payment and they cashed the check.COLLECTIONS!!!I couldnt believe it, and Im LIVID that they contacted a collections agency when payment was made. Timeline - Statement was printed 10/9. Mail was forwarded. Payment made 10/27. Collections called me 11/12.That timeline is very unreasonable to warrant sending to collections. It makes no sense.

I was looking into this place ... but never mind if they have break- ins and maintenance taking forever and put stickers on peoples car and aggressively driving off.. thats a bit petty..in my opinion. The things is these are LOFTS... Lofts are expensive!... so woooooow

Appliances function poorly: my dryer broke down several times, and the refrigerator was way to loud. The place is also really close to a freeway which means too much noise

I agree zero across the board. W18th doesnt like to be called out... their response is always you must have the wrong place lmao nope its definitely w18th houston tx 77008. Amenities? Ha! Where ? The theater room that always smells like people have been doing inappropriate things in the room? The Foos ball table is a game room? You dont even have a ball to play that game. The property manager is clueless she has no idea what shes doing… her name Kirtland. Stay far away from this place. There are too many issues here dont waste your time here… lets see if the robot tells me I must have the wrong apartment complex

They don’t try to fix damages .they tell tenants to use their other restroom then tell the tenants they are in the wrong for bringing up the issues to them.. worse office workers
