I dont know where these 5 stars are coming from this is the worst company I have ever dealt with. took up to 50 days on a few draws, but I was still charged interest, other draws 30 days. took forever to close and to refinance with them. I have used lots of lenders and I regret using them. Easliy the worst company I ever dealt with.

Zeus Lending is a roller coaster. What a catastrophe. I had a closing date of 9/6 and the lender sent me a document to sign that was $1,000 short of the amount they agreed to give me towards closing, and they put 9/7 as the closing date(which was a day after closing). The lender stopped answer my calls two weeks prior to closing. My realtor had to had to contact the lender’s supervisor just to find out the lending company didn’t have a bank to fund the loan. They asked me to wait an additional two weeks to close which is costing me thousands of dollars per week boarding my dogs and paying for storage. I swapped over to Rocket Mortgage. I didn’t have time to waste.

Horrible lender, they are scamming people. A client waited 4 months for a draw. Then another client lost 3 properties that were financed because they were taking on an average of 3 months on draws. Then tried to sell them the properties back with 25k on top of each one. Run they are horrible and scamming. Bad business

I have reached out to Zeus Lending a few times in the last 3 years to close on flip projects but unfortunately, they never panned out well. This year Harry Holcomb reached out to me, was able to help me through a rough situation with a lender that was not responding/responsive. He helped close my loan in 20 days start to finish. What I loved most about Harry is that he called me almost daily to follow up on where we were with the loan. The second thing I loved about Harry is that he fought for the terms I wanted. It has completely ruined my entire project from the beginning, they have been unable to make payments on a new construction. Lending company foreclosed on my two properties for missing one$400 Payent. Poor communication after loan papers was signed. Never got my first draw payment after 60 days of waiting and now I have to pay for legal counsel. What a horrible experience. Dont walk run from this company

Trisha Carson worked with me on my project. She was professional and went out of her way to help me. I would work with her again. Something has happened since I worked with Ms. Carson.My loan was approved and yet I can not get the first draw. I have been charged interest for the loan for months yet Zeus wont give me the money that has been approved for my project.I have called the servicing department every day for a week. Each day they tell me that the Upper management has not released the funds. I think Zeus has run out of funds. They also told me that I would have to pay them the principal balance of the loan if I wanted to seek funding somewhere else. How can they charge me with the loan if I never used it or received funds from it. They have taken money from my account every month for what they say is the interest on the loan. They are using funds that were to be given to me for somethings else. This is not fair at all. I personally would not recommend this company to anyone. I am not sure if this is legal or not. So I am seeking legal advice to see if this is lawful. It is my sincere desire that no one else goes through this pain. My project has stopped due to this not being able to get the funds to continue. I question if this will happen every time there is time for a draw?

I am convinced all of the positive reviews on this company are fake. Their communication is awful. They ghost you anytime something is important. The closing took FOREVER after many delays on their end. The draw process is like pulling teeth. I feel like I’m begging for money they already agreed to lend me. This is my first deal and the experience has taught me a lot about what I DONT want in a lender. I will never use this company ever again ZERO out of 5 stars. Do not recommend.

Here is my honest review. Initially the loan process was great so of course we left a 5 star review, and loved working will Dee. We closed on our first investment property the end of October. Once we closed on the property, the draw process was anything but smooth and because of that, do not expect to be done with your project in a timely manner. You will get a draw about every six weeks if you keep bugging them. My advice would be, do not put all your funds into your project because it can be a very stressful couple of months. We sold our investment property June 8th and for our first flip we did great, but it would have been much more profitable if we would have been done sooner, but we are still grateful. Not really sure how we feel about working with Zeus again, we will probably explore other options.

Worst company Ive ever dealt with. They approve your loan, pay a few draws and then abruptly stop your draws for no reason. FORECLOSE your property and resell. I saw it happen to the guy who recommend them to me. They should be banned from doing business.

It was my first time working with a agent to start a cashout and I am sooooo glad that I met Moises!!!! To start of his communication is amazing his acknowledge is Incredible. I would love to give this company 0 stars, this company has given us the blues for 8months. We’ve complained to every agency possible about the fees they have put on us and the fact that they have blocked us from going to refinance closing today as a way of acquiring our property. We’ve asked, as well as the title company, for several weeks what our payoff amount is and was ignored and then they sent an employee to the property(where there is a renter) and changed the locks and locked them out. We have it all on our security cameras which they attempted to unplug but it continued recording. Legally I can only tell you our experience and what was done to us. They knew we were closing today and did this last Thursday in an attempt to stop our refinance so they could take our property and then resell to us at a higher rate. Their employee, Ms. Guzman, called and told us if we wanted to keep the property we could “re-purchase” from them after the foreclosure!! After we made all of the upgrades to our property! This is horrible business and I’m so upset that we used this company and now have to spend even more money with our attorney.

The absolute worst lender I have ever worked with. They will fee you to death and never take responsibility for their mistakes.

The worst loan company I have ever attempted to use. I have perfect credit no consumer debt. My information was conveyed in a better than timely manner. They sand-bagged me passed my rate lock. Re-instated it because I complained enough, then they introduced underwriting issues and told me my DTI was off 4000 and they could not do the loan, but they would gladly to a non-Fannie Mae loan for 8% (when was supposed to be locked in a 6.24) Other investors had told me to stir clear of these guys and I should have taken their advice. DO NOT USE ZEUS FOR RE INVESTMENT LOANS....THEY CANT CLOSE.

I would do No stars but that isn’t an option. This company is not who they say they are for investors. They take weeks to release your draws for work already done, they tell you they are sending the money when in fact they never do. You have to call over and over again to get funds that are required to be released when the work has been done and approved. It is to the detriment to the investor and their ability to rehab properties in a timely matter. I’ve used lots of hard money lenders before and this company is by far the worst and most unprofessional out there.Update: we did reach out to Zeus lending management and agin lies we’re told about getting our funds to us and we still haven’t received them and that was 4 business days ago. So unprofessional, their lack of importance when they have to pay you is so disgusting especially if we’re late they charge $700-$800 late fee. They are so late paying our account they would owe an extreme amount of late fees if the same fees could be placed on them for late payments. I won’t use this company again and I would steer clear of them.

This was a personal referral and it was the worst mistake we made. Late on releasing payments, NEVER answer emails, takes weeks to get anything handled, sometimes MONTHS. The worst lending company we have ever used. You constantly get passed from person to person when needing an issue handled and no one takes responsibility. They charged us for things we weren’t supposed to be charged for & admitted to it in email but won’t refund the full amount. Just dealing with them alone feels like we have been in a court battle for years. We closed LAST YEAR & are just now getting the check because of their terrible business and communication. Not to mention, it was for the incorrect amount. They blamed all of this on having an organization change. Org change=bad business?? Would not recommend.

I was not only afraid of the financing process as a first time home buyer, but when my ex-husband and I bought a home back in the day, he made it sound so complicated that he wouldn’t even let me get involved. A dear friend of mine recommended ZEUS Mortgage so I decided to try it out and see what they could offer and do for me. I initially considered shopping around but soon enough I realized that wouldn’t be necessary. I had the pleasure of working with Mr. Paul Lamnatos. He is outstanding at what he does and knows the business like no other. I appreciate his professionalism and willingness to help me in detail through the whole process, step by step, and answer all my dumb and eloquent questions. Paul’s You And Me business approach was extremely helpful in setting up a clear loan strategy for my specific situation, and he offered some outstanding financial and investment advice. I have the confidence to assert that after evaluating all the information presented to me, I have made the right and a well informed decision. I have a pretty decent credit score but ZEUS offered me a rate I didn’t even realize I would qualify for. Overall, the loan application and finance process was very easy and it was in fact, a very pleasant experience. I would recommend this company to anyone! I went as far as suggesting my ex-husband to refinance his house with ZEUS. I considered that as being “my” kindest gesture of the year. :)

Not trustworthy. Awful experience with this lender. There were many flags along the way. We tried to close a loan on a project around April (in the beginning stages of COVID) and my processor mentioned Who else would close this loan for you? one too many times at the end. If you decide to work with them, please make sure to REVIEW YOUR LOAN DOCS!! I received my loan docs 3-4 hours before my closing, and, unfortunately, there were many issues in there that we never discussed and they were not willing to make any revisions based on what weve agreed to documented in our emails/texts. If anyone wants to know more about my experience, feel free to contact me directly. I have everything documented.I hope no one has this experience with this lender (or any lender). This is just my experience and I think it is necessary for others to read so you can be fully aware of all the pros and cons people leave in their reviews. And you can make an educated decision based on everything you read/hear.

Mediocre lending company. They ask for dam near everything including blood samples. You can have 50 times the equity and yet they still take LITERALLY FOREVER TO FUND SMALL LOANS. On top of that when you put in a draw it LITERALLY GOES THROUGH LIKE 5 people (talk about a waste of overhead money) just to get a simple draw. Once the 5-6 people have wasted time then it takes 2 weeks to get funded. I’ve used 5-6 lenders and these guys by far are the worst!

I have worked with Jennifer Guzman and Carol Kleiber for 2 years now and the services and product offerings have been great. Their online portal is smoother and easy to navigate than some banks 10 times their size I have banked with in the past. Jennifer always offers very competitive rates and great customer service. Their staff is extremely friendly and they have a great help support. I would recommend this bank to anyone.

Apparently, Zeus Lending will file a title and close on a home or construction loan even with an active lien on a property due to an unpaid fees. Our company filed an active mechanical lien affidavit on 3/21/23 on property and the land owner that Patten Title and Zeus Lending structured the deal for yet, they still closed on the loan and filed the unclean title on 4/6/23. They didnt contact us and the excuses ranged from They didnt see the lien affidavit to Its not a real lien. Im not understanding how they didnt see the lien affidavit since its on file with Galveston County. Zeus Lending seems to be a real shady and mischievous type of company. Any title or lending company that files an unclean title on a property just to close is one that cannot be trusted.

Make sure you have an attorney to read your contract before signing!!

For example, I have been increasing my credit score on a regular basis because he has given me various tips and tricks. Therefore, when I purchased my second property the process was easy and I did not have to resubmit several documents and jump through hoops, instead it was a one time submission of documents and I had closed on my property quickly and smoothly.

Like other real reviews run from these people . After you get your hard money they take 10 days to get a draw . Just call any one there and ask how long for draws if they tell you any different get it in writing or ask Brad Rugan or Makaya in serviceing . They do not answer phone calls . Because they know it’s wrong . So I have 10 more draws so that would be 100 extra days and I am paying interest on those extra days .

Pros: At the end of the day, the Zeus team did make an effort to correct the major mistake that was made in the middle of our cash-out refinance. The rate that was offered was competitive.Cons: Team misrepresented their ability to do a cash out refinance without a seasoning period. At first the team did not make any offer to reimburse or cover the additional expenses we incurred by their misrepresentation. Their underwriting department required a ton of documentation. There was an obvious disconnect between the underwriters and the Zeus loan officer we were working with. We had to provide multiple copies of the same documentation which was very cumbersome. Their closing costs were also higher than other banks. We wont be going back for repeat business.

My experience at Zeus Mortgage was phenomental. Met with Paul Lamnatos for a mortgage application and he was extremely helpful and polite. He went above and beyond to answer all of my questions. From the moment you enter their magnificent facilities until the time you leave you are treated warmly and respectfully.
