Larry from DC services was very friendly and accommodating. Was supposed to come that Thursday, I was busy he understood and scheduled me for the next available appointment that worked for me, the weekend. Larry was on time and right away explained my heating issue he also explained the settings to me and how to change my filters!!! He even changed my thermostat out to a more modern model!!! Overall very professional and educational at the same time! 10/10

I was very satisfied with this house and this neighborhood. We spent three years here, and we really liked it. The neighborhood is also very nice and helpful. The rental house from American Homes was also great. I was very satisfied with the maintenance as well. My experience has been good.

Before I begin, Id like to say that I have dealt with my fair share of landlords and apartment management, so I understand my way around the block and also understand that not everything is going to be completed immediately.With that being said, we signed a lease with AMH on 01/14/2025 with our move-in date being 02/12/2025. This process was smooth, it was easy to understand and the people we spoke to were very kind (specifically Andrea, 5 stars to her). Our issue is with the promises made to us prior to occupancy. The house was in decent condition when we toured, however, of course it was quite dirty, lawn uncut, and just need some overall TLC. When we expressed these needs to AMH they were extremely reassuring that all would be done before moving-in. Fast forward to a few weeks before our move-in date; our realtor would periodically go check-in on the house and would inform us that nothing had been done and that it did not even look like anyone had even been on the property. Our realtor, myself, and my husband were constantly speaking to AMH via email and phone call, and they kept aggressively reassuring us that everything would be done. A few days prior to moving in AMH told our realtor she would not be able to visit the house because the cleaners will be present. 02/12/2025 we moved in and alas, absolutely NOTHING had been done. Once again, I, my husband, and our realtor contacted AMH via email and phone call and surprise, surprise, AMH apologized and assured us that they would get someone out there to tend to the property asap, not giving us an exact date/time, but they let us know they filed a work order and someone should be out by today (02/12/2025) or tomorrow (02/13/2025). We revisit the house on 02/13/2025 and the back lawn was cut, but other than that, nothing was touched. At this point, we are already moving in! We are extremely frustrated, so my husband calls and spoke to a man on 02/13/2025 at 12:10pm and explains his frustration and concerns and requests for a refund regarding the $500 CLEANING FEE we paid upon moving in. The man on the line then explains that this $500 cleaning fee is for move-out cleaning, not move-in. We become angry at this point because in our lease underneath the title of Move-In Funds lists this $500 cleaning fee. Additionally, within our lease it states The Cleaning Fee that may be part of resident’s Move-In Funds covers standard interior cleaning of the property. It does not cover any damages to the property beyond ordinary wear and tear caused during Resident’s possession of the Property, and Landlord reserves the right to retain all or a portion of Resident’s Deposit for any withholdingpermissible under the Lease and Applicable Law. The CleaningFee is nonrefundable and is considered Additional Rent. Which, at first glance makes complete sense and we were aware of this and totally okay with it upon signing our lease. However, when you are promised the house will be in excellent condition as it is their standard upon occupancy and you are not GIVEN that excellent condition, you are naturally going to want your money back! We sent video/picture proof of the condition of the home the first day we moved in, and we were apologized to and promised it would be fixed.All in all, at this point it is 02/19/2025. We have not heard back from anybody regarding the services we were PROMISED upon occupancy. We have been told this $500 cleaning fee is for move-out and is nonrefundable, and nobody seems to want to help us. We have received emails asking about the status of this issue, as well as multiple apologies and promises that have not been fulfilled. We are extremely frustrated with AMH and their broken promises.

Anthony and Rene came to work on a few things in our kitchen and were super professional. They greeted us as soon as we opened the door, covered their feet, and quickly got to work. They were very transparent about everything and had resolved all issues within 45 minutes. Definitely would recommend!

Rene from maintenance is WONDERFUL! So is Antonio, who’s our normal maintenance man. He’s very helpful (so he gets 5 stars), AMH is the 1 star! Too high of a turnover in property managers, picking and choosing when to enforce policies, and can hardly contact anyone at the offices. Now that’s not all the property managers there, but I’ve dealt with at least 8 since I’ve been here in the past year, and only 2 of them actually try to do their job and seem to care about their residents/issues.Oh and, stop using the maintenance team to get good reviews, because they have you scan a QR code after they resolve your maintenance issue and you’ll leave a great review thinking it’s about the service you just received. IT IS NOT! Get maintenance their own review page or keep sending those surveys out so we can review JUST THEM!

When it comes to the appearance of your home when you pull into the driveway is very important to me. I haven’t made a year living in this home yet, but in the time I’ve noticed some things about the home that definitely needed attention. AAA Houston Power washing did a great job on gutters & to top it all off RUBEN and EDGAR from AMH came out an power washed the home removing all that nasty mold and grime from the homes siding and brick. Also power washed the driveway and sidewalk to enhance the overall exterior look! Great customer experience and attention to detail of the home needs. I appreciate someone other than myself wanting the home to look good! Teamwork!Thank you both for being amazing at what you do and getting the job done ! 🤩🙏🏽👍🏽

Rene did an excellent job today. Not only the request sent but two extra issues that I had not remembered when requesting maintenance. He is friendly, helpful and very knowledgeable about electrical issues . He also advised me on a plumbing problem and quickly got my garage door working again. After touring a property that had been vacant for some time, I called AMH to inquire about whether cleaning would be completed prior to move in. They assured me that the home would be thoroughly cleaned prior to my move in date. I pick up the keys on a Friday, and the home had not been cleaned. I called and explained the home hadn’t been cleaned, but I wouldn’t be moving in until the Monday. Monday comes and the home still wasn’t clean.I was unable to use my tubs and showers without first cleaning them. Globs of toothpaste were still smeared on the bathroom cabinets. Food and grease build up was still on the stovetop. The stove grates still had food particles on them. Human hair and food splatter was in the microwave. Kitchen drawers and cabinets cannot be used until I clean out the dirt and debris. The last residents trash still in the recycling bin.My property manager has shown no empathy. They seem to think that this was acceptable, and have yet to offer any sort of restitution. The tone is very you’re locked into your lease so we don’t care. They charge tenants a $500 cleaning fee for the home to be cleaned after they move out, but here I am doing all the cleaning instead of unpacking.Please ensure they actually clean the property before you sign your lease. Don’t believe their promises that it will be done.Edit: My issues had already been communicated to the local team. They lack any empathy and are very slow to address my concerns.

Everytime something goes wrong with my home I immediately call the maintenance.. and as soon as I snap my finger someone is here to fix the problem. I’d highly recommend AMH to anyone.The tech that came out name was Mike with DC Quality Construction Services was hands down a big help and was really knowledgeable of my Ac unit and he new exactly what the problem was. I’ve been having a difficult time with AMH. There property management team communication has been poor. However, Larry from DC Services came out to check my heater. He took his time and cleaned out the vent and valves. He even told me to contact him if it goes out again. This review is solely for my interaction with Larry from DC Services. Terrible Experience with AMHWe were told by AMH that a house was available and that we would be accepted as soon as we applied, since the house had been on the market for 104 days without being rented. After paying the application fee, they informed us they needed additional information, which we promptly provided. My husband even had to accept another job offer to meet their requirements.Despite this, they kept saying they would contact us, but we never heard back. When we called, one agent would transfer us to another, and each one told a different story. Finally, when my husband called them today, they told him the house had been rented to someone else. Now we’re left scrambling with little time to apply for another home.This company is unprofessional and operates without integrity. They encourage people to apply by making the process seem easy, take the application fee, and then disregard your time and effort. They show no respect for people or the inconvenience they cause.Although my husband asked them to have a manager or supervisor call him to explain the issue, they told us that they would call us in the following days. This means disrespect for peoples feelings and time. We do not recommend AMH to anyone.

Thank you both so much!**EDIT** I have dropped my review by one star as, while the services provided so far have been satisfactory, I am beginning to notice a breakdown in communication that I am not appreciating. We have been having electrical issues since Hurricane Beryl. Most of July, and so far, these first 9 days of August have been spent trying to find/fix the issue that keeps leaving our home with faulty spotty power. For this past week, I have not received updates without reaching out myself, and CenterPoint arrived today to cut power without prior notice. I work from home and was forced to cut my day short. Also, I have an autoimmune disorder that does not react well to stress and heat. I have spent this entire past month under extreme stress and have spent at least a full week combined, unable to cool off without leaving my home. I just want this resolved, and I do not like the being stuck in the middle. I do not really know what is going on, yet Im still trying to keep everyone else updated. That is not my job.Rene was quick and repaired our exhaust fan satisfactorily. Appreciate the service.

By far the worst property management company i’ve ever dealt with in my life. Cannot get in contact with anyone other than a representative. They do not help with any issues, if you have a problem you might as well just believe nothing will happen and you will have to suffer until the end of the contract. Dont think you’ll be able to get into the house on move-in day because they won’t give you a correct code. Terrible customer service, no care about their residents or how their experience is. There’s never anyone in the office. WORST PROPERTY MANAGEMENT COMPANY EVER, RUN AS FAR AS YOU CAN FROM ANY AMH HOMES!!!!!!!!!!!!!!

Please do not waste your time or money with this company. During my 12 month stay I had several different discrepancies that were never resolved. For starters prior to me even moving in After my deposit was paid I was told I would be doing a walk through with the company’s inspector. I tired scheduling a walk through for 2 weeks before I was told the walk through had already been completed, and the house was livable. No paperwork no signature nothing! Now that I have moved out as you seen in the pictures below the home was released in the same condition yet I was charged for lawn care mulch, high grass which was so bad when i moved in the local lawn care service charged me over $100! Shingles on the Roof, mismatched face plate for electrical sockets which were already there etc. etc. etc. For a GRAND TOTAL of $945.15. Mainly on things that should have been done before my moving NOT at my expense! I do not own the home more did I agree to repair any external damage to the home!

Hey everyone,I feel compelled to warn you about my experience with American Homes 4 Rent, especially if youre considering renting from them. My family and I have been living in the Westfield neighborhood, and while the first year or two was decent, everything has gone downhill since 2020.Heres a summary of the issues weve faced:1. **Lack of Office Reopening**: They closed their office due to COVID-19 and have never reopened it, making it incredibly difficult to get support.2. **Repeated A/C Failures**: Our air conditioning has broken down three times, leaving us without it for 3-4 days each time. Their response? Indifference. I even spent my own money trying to fix it after doing research, to no avail.3. **Bathroom Issues**: Our guest bathroom tub is in dire need of replacement, but their solution is to keep repainting it. This is obviously ineffective.4. **Payment Disputes**: They falsely claimed we missed a rent payment, which forces us to pay monthly through the WIPS process at Walmart.5. **Kitchen Nightmare**: They ripped out our kitchen cabinets three weeks ago due to a water leak and have yet to return to install new ones. Were living in a construction zone.6. **Unjustified Rent Increases**: Despite their poor service, they continue to raise the rent, with a $250 increase just this past year.Their customer service is abysmal and certainly doesnt justify the constant rent hikes. If youre currently renting from them and have had similar issues, please share your experiences and leave them a one-star review. Save yourself the headache and avoid American Homes 4 Rent.

Well.... Where should I start?... Ill start with 0 stars. But thats not an option. I moved in in 11/2023 and I had to get very important replacement items such as: refrigerator, hot water heater, electric breaker box...etc. which makes me feel the homes arent managed very well. Those issues were resolved with time. The property management department has been however, terrible. I was under the impression they were not real people just a robot. I recently have been double billed through the billing agent. Now, I have been paying this outrageous rent with all the utilities combined every month and on time. I had an issue with my check payment and asked for more time...but only for the utilities portion. The person behind the email Verett said yes. Ill put in a promise to pay. I even asked can I get my own utilities company. She replied with yes, just let us know. Well, now that its time to pay there is a $100 dollar late fee and Im shocked. I would have never paid more. I reached out to her and she/he said oh sorry. For me that is 100% unacceptable. You should give the customer all information needed to make an informed decision. I feel as if I was looked at as just an email request that came across the line. They dont answer the phones. I have to call several times for work orders. Im in a bad relationship. I feel I CAN NOT TRUST the property management team, because she/he was not the only one. Should I believe that I can get my own electric company? I would like to NOT pay $100 that I was not aware about. I feel it was sneakily done. Its not $5 or $20. Its $100 and should have been told. I would have simply said never mind and found away to pay fo the 3rd double billed utility bill. After this contract ends, never again and if anyone asks, I will tell them dont rent with this company if you have other options. I want a company that cares and looks at me and my family as real people and not just an email or rental number.... Poorset customer service ever.

I have been renting this property for the past year, and my experience has been nothing short of terrible. For the past 9 months, I have voiced my concerns about mold in the home after discovering an active leak and mold in both the bathroom and my kids rooms. While the leak and walls were patched up, I have continuously requested a mold test due to ongoing health issues with myself and my children. Unfortunately, these concerns have been completely ignored.Despite multiple attempts via phone calls and emails, I have received no response regarding my request for a mold test, and my family’s health has only worsened as a result. Ive asked to be let out of my lease, yet again, there has been no response.Finally after months of contacting this company I now have HEPA filters in the house to remove airborne mold, but that’s only a temporary fix. After threatening to seek legal action, the landlord is now offering repairs, which, considering the health risks, is unsafe for my two kids and newborn to be around.I am utterly frustrated by the lack of communication, concern, and action. All I want is to be let out of this lease and to remove my family from these hazardous living conditions. Unfortunately, my requests continue to go unanswered. This is not just poor customer service, its a matter of health and safety.Let me out of this lease immediately!

I recently had an extremely disappointing experience with AMH. Their unprofessional behavior and lack of coordination were evident throughout the entire process. They pressured me to change my existing job offers in favor of a remote position with an overseas company, which was neither convenient nor aligned with my career goals.Communication was a constant struggle. Each agent I spoke with provided different information, leading to confusion and frustration. They never returned my calls, leaving me to reach out daily just to confirm if they had received my emails and the required documents.The entire ordeal was stressful and time-consuming. Their lack of professionalism and poor service have left me dissatisfied and wary of recommending AMH to others. I strongly suggest seeking assistance elsewhere if you value clear communication and reliable support in your home search.

Update oct2024: ***BEWARE***So the same day I posted this review, within the hour I received a call from Isiah the property manges. It is extremely sad that a company just doesnt do whats right from the beginning. He stayed that my issue was resolved that I should see a refund check in the mail within 2 weeks to please remove this Google review ( which only states facts). I call two weeks later since there is no check in the mail, it turns out Isiah no longer works there. Also, I have to go through the dispute ALL OVER AGAIN..WHAT COMPANY DECEIVES THE CUSTOMER LIKE THAT?... so there are no supervisors that take over the issues? There was no one informed of my situation? No one cared to follow up and resolve my issue? I have to be the one reaching out. And now they want to say that there is no issue. Again DO NOT BOTHER TO WORK WITH THIS COMPANY. I ASK AH4R again HOW AM I SUPPOSE TO REPORT AN ISSUE WITH THE PROPERTY, HOW AM I TO KNOW that my BILL IS $400+ then $300 DOLLARS OF THEY ARE BACKDATED? I NEVER RECEIVED THE BILL TO THIS DAY. 9 WEEKS OUT. YOU GUYS JUST TOOK IT UPON YOURSELVES TO KEEP MY DEPOSIT. I NEED MY REDUND TODAY ;Property Management has the WORST customer service I have EVER experienced. I have been reaching out to them for 6 weeks ( different times, days) left voicemails, sent emails, file complaint, contact different departments, reach out to supervisors and yet Isiah Reyes, nor his supervisor Kajuana Hill Green are able to reach back to me in regards to a dispute. They still owe me partial of my deposit and they are clearly avoiding me. Do yourself a favor and DO NOT MOVE IN with this company. I leased for 5 years and now they cant even respond to me. This is absolutely ridiculous.....in 5 years my water bill was $80 a month and the last 2 months they charged me $400 and $300....mind you, I was unaware of any property malfunction to report it because they back date your bills, in July I paid May so to this day I have not seen the bill for June. I need someone in AH4R to call me ASAP and resolve this issue. All I want is my refund.

Lack of communication, response time to maintenence request is sub par. Management is by far the worst issue. Our property manager never responds unless we threaten to go to corporate. She ignores emails, phone calls, and texts messages. But is really quick to respond when it comes to money owed. Its amazing the speed and stern tone she gets when that happens. I honestly regret even going with AMH. Maintenance is their only Saving grace.

I have rented for over 5 years now. I just found out by accident that I have yet another property manager that I cant get in contact with. We were without power for over a week due to hurricane Beryl and now my electric bill is just as high as always. Conservice said I had to contact my property manager to get this disputed. WELLLLL, I cant get in touch with anyone that can help me. The corporate office gave me an email but it doesnt go through and of course I leave a message at the Houston office and NO ONE WILL CALL ME BACK. This has been going on for a week now (with this issue). It would have been nice to know we had a new property manager. I never have a problem with Maintenance, just the property manager returning my calls or emails, whoever it is!!!!! Can someone call me please that can actually help me?***Well its 9/9/24 and no one has reached out to me as promised. Houston area property manager will work with the neighbors around the property rather than the tenant leasing the home. Its impossible to get someone to return your call from the office. DO NOT RENT WITH AMH Houston. Youll regret it!!!

This has increased the difficulty of selling the house because a tree from the management company’s property fell on the fence. Their fix was to remove the fallen tree, then come on to my property and prop the fence up with wood. When we told the rental company about the issues they were nice at first and seemed concerned. Then no one showed to fix the fence because of rain which I understand, but there is an appraisal on the house in a few days and they’ve moved the fix date to next month now. We were also asked why we didn’t just fix the fence ourselves and told since we weren’t their tenants then it’s not their problem. I hope this is resolved ASAP or further legal action will be initiated.

Customer service is great and Rene who came out for my ac check was great but AMH as a management company is absolutely awful. I have not had not one good experience since I moved in. They lie and slow to fix things if they get FIXED. They play ping pong with you. Meaning maintenance tell you to talk to your property manager and when and IF you speak to him he tells you to speak to maintenance..This company so far is a joke. Maybe, they can show me something different and I will change my mind but so far my experience w/them has been HORRIBLE.

I have dropped my review to one star because i believe it should focus on the company and not the property manager who actually left months after. Communication with a property manager is horrendous! No one replies to emails and you find your self wasting time escalating an issue for a cb days in a row.Also make sure you do move out walk through with company. My first home i had to dispute ridiculous charges from my move out with AHR… now that I just left my 2nd home with AH4R… i am going through same thing of disputing move out charges and submitting my own pictures just to get my deposit back. AH4R lost a customer of 5 plus years due to lack of customer serviceThis star rating is not for the company but more so for my new property manager Zachary Walton.. in the 3 years I have rented from this company ….Zachary is the BEST property manager so far. He is very professional and super helpful. And for once a property manager who replies to my emails and I don’t have to call customer service and escalate a complaint to get a call back. If I had to start this rental process over, I would NOT rent from AMH.We have been here just over a year, and its been one incident after another.1. Property management changes. I believe we are on our fourth manager since we moved in. Hard to tell as the change is never announced, and you find out accidentally. The previous manager either did not respond to inquiries or responded within a month. The new property manager has yet to respond regarding lease renewal.2. Rent disputes. Our rent is paid automatically, therefore it is paid on time every month. Our lease was up for renewal on August 1st. We were given two lease offers to resign in May. We hadnt made a decision yet because there were maintenance issues that hadnt been addressed, and we had questions. When we contacted the property manager, there was no response except an automated message sent periodically on renewing the lease. July 17th, we received a text message offering a special reduced price to resign. We considered it, and I called the number I received the text message from only to hear a message saying this is a text line only and to respond via text with questions. I did. Nothing. The message said we had until July 25th to respond. I kept checking the portal to see if the special rate had been applied and it had not, so we didnt sign the lease. July 25th came, and I called the office, but there was no answer. I called again and spoke to I guess the account management department as they answer the phone. I was told to contact the property manager and was given a new name and email address, so once again, the manager had changed, and we were unaware. They tried to transfer me directly but he was in a meeting. I sent an email and included the screenshot of the message and stated we would sign again for this price. No response. I called again 2 days later, and they said they would escalate my complaint and someone would get back to me the same day. No response. I also sent another email to the property manager. No response. I called back on August 2nd and spoke to the supervisor. He stated he didnt understand why no one was returning my calls or email and that his department has done all they could do in sending communication to them to get an answer or someone to call me back. Now my rent shows we owe an additional fee for month to month. We did not say we would go month to month, but we are also not going to sign a lease for the incorrect amount. He provided the contact for the regional manager. I emailed that person. No response. It is almost a week later. We paid the rent minus the $379 month to month fee. Of course, we are getting automated emails saying we have outstanding fees.3. Maintenance. On June 24th, we noticed a large water stain in the bathroom ceiling. We put in a maintenance request. Maintenance called to ask was the leak from the roof or attic. I advised that I was not a roofer or a plumber. I could only report what I saw. They sent a roofer out, and he said it was the AC. We had to put in another request. Three days later, an AC technician came out and said it was an AC leak and would need to get parts to repair. Then Hurricane Beryl hit, and we were out of power for 3 days. Repairs stalled as expected. However, the leak grew worse, and the sheetrock from the ceiling caved in. The walls were soft to the touch, and the floors were squishy. July 12th, they finally came and repaired the AC. However, it was still leaking. They came back and removed the insulation and realized the pipes for the water heater were also leaking, and we needed a plumber. We had to put in another request. Two days later, the plumber came and repaired the pipes. We had to put in another request for the carpenter. The carpenter came and repaired the ceiling but said the walls were not covered in the repair. The door frame from the adjoining closet and bathroom had also swelled due to water damage. We had to put in another request. There is a leak behind the wall for the bathroom cabinet. We had to put in another request... still waiting.

Between all the contractors coming to the home to give their quotes and waiting for the company to make their decisions on which one they were going with and getting approval we were without A/C for all of August/September. If you’re someone paying cash this company may be a good fit for you, but if you’re a person getting assistance I would advise you to not do business with this company. They cater to the business of cash customers and allow them to take the homes over assisted customers. I waited 2 weeks for a home just for the home to be taken the day before my inspection. They don’t allow you to pay the deposit to take it off the market because again they’re catering to cash customers by allowing them to come in and take the home.I’m not really sure why they accept vouchers at all it’s a complete waste of time. FYI info for Texas customers. HORRIBLE BUSINESS!!!!!!

My family, including 5 children, have lost everything due to the actions of a national residential leasing giant, American Homes 4 Rent. I intend to continue to pursue justice until it is achieved.On or about October 15, 2016, the following unfair, deceptive, and destructive acts began and continue to present day.• We detected a leak in the ceiling below the Master bedroom & bath back in Oct. 2016• We reported it and the mold growth over 200 times through documented email, AH4R online reporting method portal, texts & calls (the Vice President of Legal verified this at American Homes For Rent)via the AH4R maintenance portal, emails, texts, and photos.• AH4R did not send their first vendor until 2017 who only replaced the drywall and did nothing about the leak. We continued to report the activity of this vendor and that the problem was not taken care of.• Mold quickly returned and grew, and we continued to call, text, email and submit more maintenance requests through their online portal• Several vendors were sent out over a period of several months...all were ineffective...they continued to paint over the problem area…we continued our communication• We reported the activity and our concerns of every vendor.• We have five children including an infant who was born in March 2017• They all began having mold-related symptoms: nosebleeds, difficulty breathing, fevers, gum bleeding, nausea, weakness, lethargy, headaches, etc.• We continued to demand something be done - it was now July 2017• The next-door neighbor said he witnessed the AH4R representative who was supervising our activities that day, load a trailer of our belongings.• We have since learned that nearly all of the Houston AH4R managers we dealt with throughout this process were dismissed this past fall and no longer are employed by AH4R.We have been living in temporary housing in Schulenburg since Oct. 1st, 2017. It is a one-bedroom cabin with all five children. This experience has affected my work and our entire family. Our kids have left their friends, their homeschool groups, our church...Christmas season was full of tears this year. All of our Christmas belongings were in the garage and utterly destroyed. My wife had an online store and photography business...all of her equipment is in the house, so both businesses are now gone. We are trying to return to the Kingwood / Humble area...but even if we can manage that - we have nothing to put into our new home. I have had a 2-hour one-way commute since October of last year. We have had to replace necessary living items slowly. We made several visits to Urgent Care. Jamie was diagnosed with an upper respiratory infection. We were unable to financially make all the doctors appointments and get the testing done to relate all symptoms to mold. My eldest daughter is still undergoing neurological testing.Temporary, but long-term living conditions had to be sought and replaced for a family of 7 for the past 12 months. Damaged and destroyed possessions. Medical treatment for the past 18 months. Work-related costs included extended commutes, loss of equipment that was in the home. Cleaning of contaminated possessions that can be properly sanitized. Loss of work for my wife who worked from home with equipment in the home. Loss of irreplaceable items.

I reviewed this company shortly after moving in, and I’m updating my review now after move-out. Everyone is so kind and responsive when you are interested in a home. But the moment you sign the lease, they fall off the face of the earth. I rented a home for THREE YEARS from this company, and in those 3 years I learned to never expect a single call back from anyone. The main customer service line is friendly, but never have I ever, in the numerous times I’ve called about various situations, ever received a response back from anyone at the Houston office. Upon move out, I did EVERYTHING on their checklist. I even bought new lightbulbs for the whole house and new air filters and replaced everything. The house was in better condition than when I moved in (which unfortunately was very poor, as every damaged part of the house was considered “cosmetic” and my responsibility to fix).I received notice via email that I had charges to my security deposit, including lightbulbs and filters. I took photo and video of these things in perfect condition upon move-out. I contacted the Houston office, various supervisors, emailed, and called customer service. At least 7 different contacts over the course of two weeks. I NEVER ONCE received follow up communication, as I expected. The last nail in the coffin was that I shared my forwarding address via email TWICE and phone call ONCE, and they STILL mailed my security deposit (minus their bogus charges) to my previous address.I cannot stress this enough: this property management company SUCKS. Run far, far away. Avoid at all costs.

Update: Maintenance has been less than stellar in recent months. Our AC unit upstairs has been out for 5 days and while they had someone out to check it the day after we reported it, since then its been nothing but delays getting it actually repaired and the most recent update was that they are negotiating the price with THEIR CONTRACTOR while my family suffers without a fully functioning unit during the hottest week of the year. They dont communicate with you or provide updates unless you call them and half the time their phone lines arent working properly. Its also next to impossible to get ahold of your property manager. RENTER BEWARE.Edgar, Jose, and Ruben did a great job cleaning and painting the outside of the house. They even trimmed the tree in the front yard. They were very nice and helpful.

YOUR RENT WILL JUMP UP 200 -500 OUT OF NO WHERE AFTER 2 MONTHS.For one, the house had mold in the vents, unfinished workings like holes in the ceiling, and a wasp infestation that was never dealt with. Amh has been hell to work with, from the constant lies to the horrible communication. I advise anyone looking for homes to NOT go with amh. Youre going to end up with a crap house that you have to pay for because they lie and deem the house as livable when its obviously not. Your appliances wont even work correctly. Amh is a terrible company. DO NOT RENT WITH THIS COMPANY

No matter what you upload they keep saying I need more documentation. They find it hard to believe that a young college graduate can make decent money. My daughter ended up in tears trying to get approval, they called her a liar and told her that her documents were fraudulent when they werent. They refused to listen to her after she even said use my log in to get the documents that you need. And the attitude from the leasing department is unbelievable. STAY WAY FROM THIS COMPANY!!!!!

We also had Mr Fonda come out to take care of the maintenance requests. He was awesome. My husband said that he looked at each issue and fixed the ones he could do. He was Johnny on the spot. Mr Fonda was very professional and wanted to make sure we were ready to move in. He really cares about the tenants living in the homes. Two excellent people to work with. No complaints so far especially with the service from these two people. Thanks Marnica and Mr Fonda!

We had Mr. Rene and Mr.Rafael come out within 24 hours of submitting our maint. Request for our bathroom. They came out and fixed not only the problem. also minor things that needed to be tightened. Ive posted before with issues of my kitchen and other problems around the house that had not been fixed but I see a change that I felt I should post an updated review. Todays visit was 5-star for sure. Hopefully, everything else gets fixed.

It is very hard to get in touch with anyone. Hold times are not cool like today 45 min and counting. Email response time is bad. When it comes to responding to a very needed and necessary repair they deserve a Big 0. Its been well over 15 days from the time the request was sent until now.

Staying at the product was ok. The house did need some work and sometimes had to wait a while for service requests. I’ve been out of the property since July and still has not received my security deposit. I’ve called to speak to property manager and can never get in touch with him via phone even after message has been left. One of the representatives informed me the check was mailed to their property I moved from. Which is crazy. Due to me informing the company of my forwarding address several times. I emailed the property manager via email. He responded by saying he’ll looking into it this afternoon. No other responses since the email in the beginning of November

I moved from one AMH house to another in Tomball, TX in March. I received a statement about my deposit and I was supposed to get $1300 back. They claim it was mailed on May 10th, but neither I nor my former roommate got any check. All attempts to get this rectified have gone nowhere. The first manager, Jeslyann just stands behind the mailing date and only sends me the corporate phone number when I email any questions. The new manager, Niamke hasn’t responded to my emails. Corporate office says the local Houston office has to handle this and they attempted to leave a message for them office to call me. Little did they know that in 3 years that office has never returned a phone call. I’m down to losing at least 2 days of work to file in small claims court. I’m trying so hard to avoid this.

I apply for a home me and my family. I didn’t qualify but they told us that my daughter qualified but she would have to be the primary person. So my daughter applied and in turn they told her she was denied after they told her she was a approved two weeks ago not really understanding what there are pulling but it’s horrible and horrible customer service they never can answer your questions and when you ask for a supervisor no help. 😔😡me and my daughter just got off the with them and don’t let them pull your credit she qualified the first time and because they didn’t explain to my daughter they do hard pulls the second her credit score went down 30 points or more they claim they couldn’t use the one from 2 weeks ago so know really still couldn’t explain. So unless you have a 600 or more credit score don’t apply.

Been with American Homes for 6 years.After the hurricane several damages were done to the property. After months of reporting and months of trying to contact property management nothing has been done. I finally fixed the items with my own money. Along with no answer from property management about paying me back for time and money spent, I took it out of the rent that I owe. Now they want to try and kick me out.So they have no problem contacting me to try and kick me out but not the repairs to the home or the money they owe me.Absolutely absurd!!

Richard the AC Tech came out today when he said he would be here and was very thorough going over the unit and looking at the vents as well as the insulation which we found to be the root cause of why the house is not cooling off. I rent a home from AMH when I tell you they are the only people I want to do business with you’ll see why. One they package all their bills in one place gas/water/trash/rent all in one easy payment. Two the employees are amazing!!! They are very helpful as a vet they also waived fees for me and were happy to help me with veterans discount (I had no idea this was even a thing when renting) they saw vet on my ID and just said also that fee you were going to have to pay we just discussed is waived!!! My home rental manager Jeslyann Tousand is a God send. Had a issue with my bill was charged for a late fee that should have been charged one email was all it took she got back to me the very next day and hands down crushed my expectations she assured me it would be resolved and even sent me a email showing it had been removed and resolved! This team rocks I’m a happy member of the AMH family!

This company has been awful since the day we moved in until 2 months after we moved out. It took them 6 months to get a broken handrail fixed. I have four kids and they could easily have been injured but they still did nothing to fix it for half of the year we lived there. The trash didn’t get collected for the first two months we lived there so it was piled up on the driveway. They knew this and finally just told me to take care of it myself. They made a mistake with our electric service and our power was disconnected during a freeze. No one answers the phone when you try to call (dozens of voicemails left). No one returns emails (probably 20 emails with no reply). We moved out over two months ago and they still haven’t given us back the deposit money they said they said they would. It turns out our area didn’t even have have a property manager for months and no one told us or gave us a contact person. Even after I discovered this, no one will answer the phone or reply to any messages for weeks at a time. I honestly don’t even know what to do to get my money from them so I can just move on.

Scam alert! If they offer you a promotional deal, don’t believe it. They will pretend they never made the offer. The property managers don’t exist. You cannot contact them. If you open a work order you will be waiting for the repair until your lease expires. Avoid this company by all means.

If I could give them ZERO stars, I would!!!! We are STILL living with cracked floors/ceiling/walls that they refuse to fix AND the foundation is cracked in TWO places! This happened 6 months after we moved in and weve been here 5 yrs now! PLUS, when a pipe burst out back and killed our entire backyard, they approved it to be resoded. Then when Texas had that unexpected freeze and American Homes 4 Rent had a bunch of pipes to fix in several of their houses, they decided we needed to fix the lawn ourselves. They are the most crooked company and should not be allowed to rent to ANYONE!!!!! Complete and total SLUMLORDS!!!!

I agree with Dynastys comments. Especially in regard to the CONSTANT rent increases, AND also the ridiculous billing of the Conservice electricity services that we are forced to select. The bill is extremely confusing and outrageous. I was just billed for 659. for ONE month. This happens, especially in the summer when it appears they forget to bill and then just tag on amounts anywhere without the consideration of the amounts and how back dated. I am getting a bill for an APRIL cycle!!!!! This is ridiculous! And when I call Conservice they blame it on the property managers untimely billing submission. Our AC unit was out and malfunctioning and they KNOW THIS yet instead of them taking care of us they stick us with this kind of bill. It took the repair man forever to come out and he kept rescheduling and we complained and NOTHING! I officially hate this property! We have been EXCELLENT TENANTS!!!
