The home I just moved into has been vacant for about a year. Many things have been broken or un-usable. I can say Elda Management Services have been very prompt about helping me restore many things. So far our experience has been great. Stephanie and Juan and team have been easy to work with and quick on responses. They made our move-in process smooth!Checking back in after being at our location for almost a year. The ELDA Management team has been efficient and timely in responses to any questions or concerns. The meld system is very effective for submitting maintenance items. It’s a good tool for tracking and scheduling repairs/visits. We are grateful for their support!

Terrible management company now. Have dealt with them for 8 years and their relationship with tenants has gotten horrible. They take their time on maintenance requests and the new account manager is rude and not accommodating at all. I miss dealing with stephanie, she was awesome. The staff they used to have cared about people. Seems thats not the case anymore.

I am a first time renter after a 5 year break up and Stephanie helped me so much with the viewing and moving forward with a property in the area I was mostly looking forward to moving too. She was quick with the paperwork AND she met me up on a SUNDAY to view the property, that is dedication that I have yet to see from any realtor company. I also expressed a few concerns and comments with Stephanie and she discussed my concerns with her team and was able to give me answers in a timely manner.I am impressed with their communication and willingness to go above and beyond for the landlord and tenant - I am big on reviews and unless my opinion changes , I am 5 stars all the way! ☀️🎉

I am working with Maria Anaya and Stephanie Castillo and they are very helpful with information and help as I need and as I request them to assist. I was recently trying to get access to our Homeowners Members Pool, Gym, and Tennis/Pickleball access and there was a problem with my information at the homeowners. Do not rent with them! No organization, no direct point of contact except to the two ppl that are not doing anything at all to accommodate tenants. My A/C has not been working for going on a month now, 2 diff contractors came out 4 times now and A/C is still not working. This management company is trash. You cant talk to anyone but Maria who dont do her job at all. These people are the worst.

My experience has been very pleasant. Stephanie Castillo was very helpful and informative throughout the application process. Juan in maintenance was very attentive with the work orders I placed and followed up in a timely manner to insure they were addressed. The vendors dispatched to my home were very professional and completed all work to my satisfaction. Even worked through the weekend to fix my hot water heater. Big thanks to Armando and Ruben for their service. Solid team that provides the service I would expect from a management company.

ELDA has helped us enormously with an apartment building we just acquired. The tenants were very angry due to the lack of service provided by the previous property manager, but ELDA started to provide this much needed service to the tenants in order to make them feel appreciated and to be happy where they live. Maintenance was an issue as well, since nobody was paying attention to tenants regarding repairs. ELDA has changed all that by providing a communication line to communicate their concerns. I definitely recommend ELDA´s management services if you have a commercial property, they will take care of it in a very professional way.

I want to say we are super impressed and so happy with maintenance. They did an amazing job and fixed so much stuff after we moved in, also they even had attention to detail (like covering the holes from where they nailed). I can not expressed enough how uncommon this was for us and how amazing they are. So far we are super happy with management(Stephanie) and maintenance. They pay for reviews ! Ripoff company literally ! If I was any of you I would never rent from this company ever in life even if I was homeless. I have emails, videos, pictures of every corner in the old extinct property that they barely take care of or manage. When we first moved in we had a different management company. During our stay the landlords decided to change who they had managing there property in the middle of our lease. When the take over happen that’s when every problem you can think of started to happen. Even when we had our new born son the company and landlord basically didn’t want to fix the ac because they are cheap and rip offs. House exceeded over 90 degrees in the house took them days to get someone to come and temporary fix it . As moving out of the property we made sure to take the initiative to make sure house was swept and clean and nothing was left behind when we moved. Again I have proof of how the property was left but these rip off landlord’s and company want to take my whole deposit that I handed them when I moved in. They are so cheap unprofessional they are literally trying to charge us for a ac that they was in charge of fixing after I sent in multiple complaints. From the lights bulbs to the door patch that was there before we moved in they are trying to charge us for. I take full responsibility for the adhesive glue in bathroom and the very minor paint patch for where we hung our pictures up.I never in my life have dealt with a unprofessional bad company like this. I will be taking you to court and shame you rip offs every chance I get. Please I repeat please do not go through this company for no property they do not care about their customers !!!!!!!!!!!!! And I hope you get shut down very soon all darkness comes to light !!!!!!!!!!!!

I rented a home that ELDA managed. I recently moved out after being in a home I loved and treated as my own for 5 years. Stephanie and the Management are the best. If you have a problem, be honest and upfront and they will do their best to work with you. I will miss my neighbors, as they all dreaded my parents and I leaving. I have been a renter for many years and I can say the team there is very friendly. I have had many issues over the years and because I took care of the property I did not ever receive not receive anything I didnt ask for. There has been some changes to maintenance over the years, but only for the better, and anytime I had a issue all I did was contact the office.. Stephanie is the best and her boss. Problems, problems, and more problems. That’s how I’d describe this company. Especially if you’re an out-of-state investor.Famous last words from Eli, “Credit score isn’t all that matters.” He rented to a tenant with less than a 550 credit score, and guess what? Late and partial payments from the first month on! He gave me the nightmare tenant scenario that all landlords fear.Also, they didn’t list my house 30 days prior to the first tenants leaving. Instead, they listed it 12-days prior--and that’s only because I got involved. They may have waited even longer had I not gotten involved.They fired the employee responsible for coordinating repairs on my home, never informed me, and the result was disastrous. They did over $3,000 of remodels to my home I didn’t authorize and which we did not like! To his credit he absorbed that cost. However, he managed the installation of a stovetop, and guess what? The contractors installed the wrong color stove top—to the tune of $500+--and even thought I explicated said to install a white one, Eli’s response was, “I’ve already accepted to much cost on this property.” So after he makes too many mistakes that cost him money, he just rolls the cost over to me.Those were the biggest problems but there were others as well.

After talking with a few property managers, I had chosen Elias to manage my rental because of his demonstrated knowledge and expertise. I felt that if any tenant issues arose, they would be handled as efficiently as possible. As it turned out, he and Cindy selected wonderful tenants, so there werent any tenant issues. I had the time and inclination to handle, or coordinate, about half of the maintenance requests that came up. I asked the tenants to reach out to Elda for the rest, and Elda came through in a satisfactory time frame for the tenants. The online portal is very convenient as a 24/7 way to access financial information. Im taking on more of the management responsibilities at this time, but Im glad I had Eldas team working for me and my tenants over the past two years.

This rating is earned almost entirely by Stephanie, who has always answered my calls pleasantly and helpfully, and provided me any information and clarification Ive needed in a timely manner. I understand a lot of the issues that tenants deal with are more of a problem stemming from the actual owners of the property not wanting to fulfill THEIR side of the obligation, so I appreciate ELDA doing what it can to be the liaison between myself and the property owners who live out of country.Now, the property owners have changed management companies AGAIN, and Im already annoyed with the new one. This is the 2nd time the property owners have changed management companies in less than 4 years that Ive lived here. Ive always paid rent on time and have maintained and made significant improvements to the property compared to the state it was in when I first moved in. Lived in a unit managed by Elda MS for 8 years. It was a very quiet community with respectful tenants. 8 years is a while and over the years things happen and the unit would need tending. The management team at Elda always responded in a timely fashion and remained professional and respectful the whole way. I would definitely recommend Elda Management as a source to start if you need a place to call home..or if you need someone to manage and handle business for a property, Mrs. Stephanie was great with that..

IM NORMALLY NOT A PERSON TO LEAVE REVIEWS. As a new tenant with this company they are HORRIBLE. (RED FLAG #1). They first denied me for someone else then called my realtor back and asked if I was still interested so I took it because I was on timed schedule. Now the home had few issues my biggest one was it had roaches in the kitchen. I asked and my realtor asked if they could exterminate before I moved in.(RED FLAG #2)Stephanie(office admin. assistant)told me that she would send someone once I moved in only to find that they would only pay for the first treatment and I had to pay for the rest(Why should I have pay for this when I didnt cause this problem?)and that was the reason for them to wait until I moved in so they wouldnt have to pay the bill.(RED FLAG #3) Upon moving in the I find out the AC and the Water heater doesnt work. it took a a week maybe 3 for the water heater but I had to wait almost a month and a half for the AC to get fixed because its not considered an emergency but if you know Houstons heat is nothing to play with. My children and I had to suffer and they didnt care that we were living in a hot house. (RED FLAG #4) MY REALTOR WAS EVEN CALLING TO SEE ABOUT THE REPAIRS and was getting the same treatment. He was upset as well and telling me this is unacceptable for a property management company. These people are more concerned about money than your well-being. oh and dont bother to mail your rent in because if they receive it after grace period you still have to pay those late fees... I still have stuff in the home that needs to be fixed since I moved and its still not done they TAKE FOREVER TO FIX ANYTHING BUT WANT THEIR MONEY.. THEY ARE A MONEY HUNGRY COMPANY.. LOOK ELSE WHERE ITS NOT EVEN WORTH THE TROUBLE !!!!

I cannot recommend ELDA management services enough for anyone who wants an effective and responsive management company.ELDA management took over from another management company that did not know how to address the situation of a tenant that stayed beyond their lease using the CDC moratorium as an excuse to stay in the property. ELDA management took over from the previous management company flawlessly. Then, ELDA Mgmt immediately informed the tenant that eviction would be filed at the end of two months, as required by TX law, for termination of the lease - not rent. Even though the tenant tried to extend their stay, ELDA Mgmt was courteous but firm that the tenant had to depart because the lease had expired. Due to ELDA Mgmts proactive management and professionalism, the tenant departed before an eviction notice was filed.Again, due to how ELDA Management successfully addressed the most difficult tenant issue Ive encountered in my 21 years as a landlord, I cannot recommend them enough to any landlord or anyone who wants a management company taking care of their property.

I have several income properties in the Southeast area of the country. Of all of the property managers I employ, Elda is far and away the best, most responsive, most dependable, and honest managers. Elias and the team have always been right there when I needed them. I have been working with Elda for over 9 years, and am totally satisfied with the service they provide. I have been with Elda for 3 almost 4 years now and have issues with simple maintenance requests. Maternity leave was a bit of a set back for 3 months but rent was paid in full as I wouldnt be a current tenant if it had not. Im back to work and on top of that rent has gone up with no repairs no anything a freaking bubble in the roof from them stopping a leak and doing nothing further to ceiling. Prior tenants had warrants being billed to the home... Youd think a paying resident would be appreciated these days. Instead I have a dishwasher with wires sparking underneath with a baby crawling around along with a garage caving in for the 2nd time and we are wanting.... This will be the last year my out of the Country persons will receive another dime from me. Totally upset

Stephanie is who I primarily deal with and I compliment her customer service highly!I also highly recommend speaking to Ms. Hope. I called with a question, and was thankful for Ms. Hope answering my call and following up right away. She expressed the need to clarify a solution, and she would get back to me . As a brand new tenant with this company I am extremely disappointed with the quality of service and treatment by ELDA Management. The first issue which I mentioned before moving into the property was a mailbox. They have a community box with each box numbered. The office staffed told ME to contact USPS for a rekeying. But do you think they could even tell me which box was mine? So I spend a good portion of my 2nd morning in my home at the post office only for them to tell me if the box is not theirs, i.e., no eagle on the side, than it is the responsibility of the property manager! I called the office and provided this information and they acted as if this was new information. By this time they mysteriously discovered which box belonged to me and arranged for a locksmith to come out for a re-key.Finally, I provided a full, thorough assessment of the home upon move-in and described all repairs that needed to be done. I mentioned that the downstairs toilet ran constantly and the office staff informed me they would send someone over. After 3 days of not hearing back from someone I decided to enter a work order via the tenant portal. It took approximately 3 weeks to get this issue resolved which resulted in a $271 water bill in a new rental! I called last week looking for a resolution and was told I would receive a call back. Do you honestly think that happened? I call again today, speak to the same person I spoke with last week and I am then told the person to speak with is too busy and all they can do is send over an invoice for the work done. They have no receipts and expect me to spend more personal time pursuing the city for a reduction in my water bill. This behavior is totally unacceptable especially for a new tenant. Take this as your warning before renting with this company.

Unfair and outrageous deduction from security deposit in my opinionIf you happen to be considering renting their property, make sure to see that the house is in near-new conditions e.g. paintings, carpet and anything that could be affected by normal wear and tear.This company took over the management about 7 months into my lease due to the demise of the property manager. The house was not renovated to a near-new condition when we moved in but was livable. Walls were spot-painted or touched up and carpet look old and used but was not too bad for us not to rent it. we lived there for about 14 months and I provided all correspondence emails with former manager to this new property mgt company including inspection checklist that shows carpet looks old. Before we moved out, we took extra effort to clean the house and left virtually everything as we met it. To my surprise, Elda mgt charged me $930 to clean the carpet and paint the house, I could spend way less for the two things if I contracted a handyman but that wasnt my issue, my concern is that the carpet/paint was a result of long period of use before we rented the place and could not have worn out within the 14 months we lived there. They literally made ready the house our the tenant cost in spite of the fact that there was no major damage to property (carpet and paint turn old over time). Summary iron out every details with these guys if you have to rent with them or prepare to accept forfeiting your security deposit when you move out.

I have rented different properties for over 10 years and this is by far the worst management company I have dealt with. They take a minimum of 2 business days to address your maintenance issues with the property even when its an emergency related issue. They also ignore emails related to outstanding information you may have requested when signing the lease. No follow up and professionalism whatsoever.

To bill themselves with management in their name, their management sure needs a lot of work. The house we started renting ending up having extremely high humidity that propagated dust mite growth, and my whole household has been coughing and stuffed up for over two months. Three weeks ago I called the office to request that the weather stripping be redone and that a rotted door in my master bedroom be replaced. Long story short, I was informed that the door would not be replaced because it was too expensive, Ive missed a total of seven days of work trying to be at home for the repair, three times the repair team has just not shown up for their appointment with no notice, and they showed up one time with the completely wrong materials and left without doing anything. The repairs are only half done at this point. My whole house is still sick. If youre looking to rent, I strongly recommend you take your services elsewhere.

Tenant perspective: They have been responsive to the couple of maintenance requests Ive made. They finally made it so i can pay online, but theres a $3 fee even on bank draft. My biggest complaint is they rip you off with late fees, and keep jacking the rent up every year. I understand the premise of the late fee concept, but its a little overboard when the late fee is twice as much as the balance due. They were fair on returning the deposit when I finished renting (as opposed to some places where they falsely list things to deduct).

Even with my current personal issues, they still make sure all of my Property needs are taken care of. I would not choose to live at any other service unless it was managed by Elda Mgmt service. I DEFINITELY DO NOT RECOMMEND! I’ve been trying to get in contact with this company for a rental home that they have listed. They recommended me to speak to SARAH GIBBS. DO NOT SPEAK WITH HER. I had been trying to get in contact with her for almost two weeks and even left a text message but she didn’t answer. After two weeks when she answered her response was, “Is this an emergency?! I have four missed calls. I’m with my family right now.” When she answered she was yelling and very angry. I then asked her for the office phone number to get in touch with maybe another agent and she replied with “Don’t you have it? Aren’t they the ones that gave you my number?”. THAT IS TRULY UNPROFESSIONAL especially after trying to get in contact with her for two weeks. I don’t recommend. I am truly disappointed to have received such TERRIBLE CUSTOMER SERVICE. I do not want anyone else to have to answer a call and hear such anger and yelling.

The worst property management I’ve seen or had the misery of dealing with anywhere in the entire world, across which I’ve lived in many countries and states. These people do absolutely nothing but maintain miserable pointless email arguments while accomplishing less than worse what you originally contacted them to complain about. Elias specifically is the most unprofessional manager I’ve ever had the unfortunate circumstance of having to endure.In reply to their reply: this is exactly what I’m talking about. Pointless electronic arguments alllllll day every day.

Problems and problems they make lists of repairs with super high costs, finally my property has been rented for more than 3 months and I am still owing them a sum of 1000+ $ and without having properties they make more money than the owner of the properties because they come out with a endless repairs
