I moved into my home in March 2024, its October & I still dont have keys to my mailbox. I refuse to pay for them because 2 incompetent entities are clueless as to what happened to the keys. Graham Management claims the post office has the key. The post office says Graham Management has the key. What do we even pay HOA fees for? A key to your own freaking mailbox is bare minimum expectations. Note: I am not the only one with this issue. Its literally ALL of my new neighbors as well. My sales rep even tried to get answers to no avail.
Dont move into this neighborhood. The HOA fee is not only higher than other areas in Alief but the HOA is not responsive and will impose fines for any little reason they can fine. Graham Management imposed a fine for a weed in my yard and are not being responsive to remove it.
Roxy Perez has done a wonderful job helping our community with our new gate system. She responds to emails in a timely fashion and always follows up.
I own a home in Summerwood. We’ve owned it well over ten years. The management company changed to Graham management. We rent our property out and they did not have our correct address. I did not realize this until we did not get the bill with our HOA fees. After I updated the address we got a letter from a law firm saying our fence stain was not approved and that we would have to pay a 600$ fine. We stained the fence an approved color when we first moved in probably over 10 years ago. I reached out to Graham and was told because it went to the law firm I had to go through them. I explained the situation to the law firm. They contacted Graham who asked for proof. I explained the stain hasn’t changed since we first moved in and that was so long ago we no longer could find the documentation. The law firm did not respond and now I received a letter threatening to go to court if we don’t remove the stain and pay over 1600$. I tried calling Graham again and was told to contact someone who then told me to contact someone else who did not respond to my voicemail. When I tried to reach that person again I was told again I had to go through the lawyers. We’ve always paid our HOA fees and kept our home in good standing. It feels awful that after making an approved improvement over ten years later they can take us to court and slam us with a massive fine and won’t even speak with us.
Reading so many bad reviews about this HOA company I wonder if we should not contact higher authorities about it.For a moment I thought Im the only one thinking this way about Graham Management. I am sure there must be others homeowners out there who are mistreated by this office and its rude, ignorant employees. I recently contacted them about this tree leaves situation on the public sidewalk, sidewalk under their care and maintenance. They are absolutely terrible, they dont care about anything but their fees. I had to do it myself or hire landscaping companies to make the sidewalk and grass looking nice again. My question is why am I paying HOA fees at the end of the year if they are not using those funds to make our streets, sidewalks and communities look pristine.Lets write an open letter the the Department of Housing and Urban Development and hope they will make some changes. Keeping quiet doesnt help anybody !

If I could give a negative rating, I would. Keni does not respond to emails. She failed to her job with regard to my specific issue and when I emailed her for the status, she ignored all of my communications. Homeowners associations looking for a management company should not choose Graham. Look into Beacon Residential Management instead.
Raven Moore and Anna Woodley who support our neighborhood have been very helpful and professional, prompt and responsive in addressing any concerns we have had. We are happy they support our neighborhood!
We are new to this neighborhood and trying to do several different projects requiring HOA/architectural approval. Amy has been extremely helpful throughout this process and I know we wouldnt have been able to accomplish what we needed to in a timely fashion without her very knowledgeable and patient assistance. She has been amazing to work with and it is truly appreciated!

I think this company lack talent. Make up bogus letters to make them selves look busy in the office and the serious matters never attend them. I have being waiting for a response to matter that needs attention. The person in charge of our neighborhood is always sick. Its been. 3 months a no responds and now I been targeted for bogus violations. I will be proposing in our next board meeting to change of management companies. And I will be filing a harassment complaint as well
We switched to Graham about three years ago after a horrible experience with a very inept large chain. We had been through about 5 different managers in our last year with them and none of them had the competency to get our affairs in order. It was a wreck and we were often not compliant with the latest regulations. We shopped around and settled on Graham that came highly recommended and the fact that they were local and just down the street was a huge plus. With Graham we have had only one manager, Andjela Tomic, the entire time and she has been wonderful. She understands our policies and can address homeowner questions/issues knowledgeably and accurately and does the deed restriction inspections herself and takes photographs which our prior company refused to do. She knows the law and knows when to seek additional clarification from the attorney and keeps the board on track. She is always very responsive and goes out of her way to take care of problems at all hours. She is a dedicated and hard worker! All of our business from assessments, to budgets to bills to audits to taxes to repairs and maintenance are all taken care of making very little additional work for the volunteer board. Besides that she is genuinely nice person and a pleasure to work with.Tracy is also great. Both are smart women who stand their ground when needed and dont put up with much from the owners who play games and try and dance around their obligations as they often do. They know the law and they follow it. For this board members appreciate them and you will see the homeowners who dont get their way on petty issues are the ones with any negative comments and that is because they just dont get it.

Unfortunately Graham Management has been slow to respond to requests for information about invoices and other documents that allow our HOA Board to understand our financial position. The HOA Board voted to change management company based on their lack responses to the Boatd and several missteps with complying with our By-Laws.

Tried reaching out during the hurricane and storms that hit recently. Disabled vet permanent and total, lost my fridge/lawn tools and other things aren’t working/destroyed by the storms and hurricane, went through days without power, and had a tree fall in my yard that I wasn’t able to remove on my own. I was hoping to sell the house to pay off any remaining debts and move with my kids.I’ve had family deaths recently as well that have caused me to lose some of my income outside of disability and said I needed time to get it removed, and that I was trying to sell my house behind on payments. They said they would call back.Instead a few days later I get a notice by mail to remove the fallen tree within 10 days, along with more certified letters stating the same and they want $35 for every letter they send.Their lawyer wasn’t available in his office when I called, but had time to raise those fines from letters and late hoa fees, doubles them, and sells it to my mortgage company over $1000.00.I am now in risk of foreclosure and losing the only equity left from service and haven’t been able to even keep my kids with me while I try to sell the house to try and keep up with the fines and talk to the VA because of them.Not disabled, elderly, or veteran friendly one of THE most disgraceful businesses I have ever had to deal with. If they throw a Veterans Day event at their park, this is where that money comes from, they take it from disabled veteran families.

This company is TERRIBLE, if you fall behind on HOA payments BEWARE you will be paying almost DOUBLE your usual cost. They’re hustlers, in my opinion.

Amy,with the ARC committee helped me with submitting driveway improvements and with replacing patio, I was unsure how to submit plans online .Amy had me take pictures with my phone to detail plans and showed me how to submit plans at the office of Graham Management. In my dealings with Amy Hoffman at Graham Management, she has always been knowledgeable, understanding, and a joy to work with. She has been helpful, responsive and patient with the residents and the ACC.
I submitted an architectural request to change my roof. It’s a like for like change but it has been a month and no one has given me a response, no one returns calls and emails. I have lost the promotional financing for the replacement because it has been more than 30 days. Yet they are quick with silly violations, giving you 10 days or else but when you want to improve your house good luck.
I will call Graham Management if I have an issue regarding my home. I always speak to Amy Hoffman because she is knowledgeable and I get great service from her. She is always willing to help no matter the issue.
Graham Management is an incredibly unprofessional organization. Their COMMUNICATIONS Coordinator (Desaree Prokos, whose LinkedIn profile also indicates that “probl solving and issue resolution” are in her purview - ha!) refuses to return phone calls, when her staff forwards calls to her because they aren’t able to answer questions about fees. The company recently raised rates, tried to communicate about those changes, and then charged more than they said they would - and refuse to explain the charges.This group is providing “management services” for a senior community (55+) and it appears that they are taking advantage of a group of residents who largely live on fixed incomes. Shame on you, Graham Management!

Mary is highly responsive, proactive, and detail-oriented. She effectively resolves neighborhood issues without causing unnecessary disruptions. Mary never placed me on hold or directed me to voicemails instead she promptly returned my calls and emails. While not every problem can be instantly resolved, her respectful and helpful communication style stands out. Shes the best manager weve had in my many years of living here. I will continue to reach out to her for any future issues.

Petty, childlike, fishy. Pressuring old people out of their homes is what they are good at. Cant believe we have to pay for this terrible service. They also write their own positive reviews. FGS dump these people. Get someone else to do the job if you must have some ridiculous clowns who drive around taking pictures to harass the elderly with letters. I contacted Graham Management for my Change of mailing address and reactivation of CMI portal . I was assisted by Wendy Tran for my above jobs. She, has gone above and beyond in assisting me like a teacher. She resolved my two matters with a confirmation email. I am so impressed with her hard work and dedication towards community clients and subsequent follow up.

Each and every time I have found Jessica to be very quick to respond and always with exceptional service. My personal experience with her has been nothing short of helpful and knowledgeable. I would like to thank Jessica for being a pleasure to speak with, and serving our community well.
The management company is consistently prompt in addressing trivial matters such as paint colors or yard conditions, yet they show a lack of responsiveness and assistance when it comes to significant concerns affecting the neighborhood safety. April, in particular, exhibits rudeness and should consider adjusting her attitude or seeking alternative employment if she finds herself discontent with her current role.
Recently I needed to submit a home improvement request form to Graham Management. Having had some difficulties, I was grateful for the assistance of Ashleigh Pace at ARC. She was professional, patient, and pleasant as well. Ashleigh worked to resolve my problems in a very timely manner. I feel that she went above and beyond to make the process seamless for me. Its rare these days to find someone who actually cares enough to give the customer the best possible experience they could have...Ashleigh is that person!
I find it difficult to deal with this company. They make it impossible for a renter to follow the DCCRs by limiting the information that is accessible. When I have called with a question, Desiree, the rep for my neighborhood is so rude and has a bad attitude. I have have dealt with my share of unpleasant people but she is more than unpleasant, and I think she should find a job she enjoys. Desiree does her absolute best at being as vague and unhelpful as possible, referring me to call my landlord. The people in my neighborhood deserve more respect than this office can give.
Im a homeowner in a neighborhood Graham manages, and they are reasonable, and (importantly to me) responsive. Ive spoken with multiple people there over the last few years, and everyone has been courteous and pleasant. And I cant stress enough how important it is to be able to get through to the right person when I call or email. Two thumbs up.

Tracy Graham has it all together with her group! Theyve only been in charge for one month, during a difficult transition. (The previous management company was slow in disseminating critical information as well as letting good vendors go unpaid for several months). I was a member of our HOA when we decided to change management companies. We were in our search when we heard of Graham Management. After signing a contract with Graham had Leeann Austin assigned to our community and over the years she has been magnificent. While I am no longer on the board I have had several occasions to personally interact with Leeann and she has always been attentive and reactive to the problem. She is an excellent representative for the management company. A company is only as good as its employees, so because of Leeann I say Graham management is a good company.
Leeann and the entire team at Graham Management have been a huge improvement in the quality of service given to our homeowners association and myself as a member of the Board. They are knowledgeable, efficient and committed to running our community well and I would highly recommend them to other HOA Boards who might need a new management company. They also made the transition away from our prior management company far easier than we thought, they’re an invaluable partner for our community!

Great management services. We had a dead tree outside of our backyard which had branch falling hazard so we contacted the management office. Within two days, the contractors came over, cut down the tree, and cleaned out the area. Very efficient! And now our neighbors can walk their dogs in the area without having to worry about falling branches. Thanks.
I contacted Ms.Mcnabb to discuss a notification I had received, she was very pleasant and professional. The responsibilities of enforcement of regulations can not an easy thing to do, but if it wasnt done our subdivisions would suffer by property values going down. Keep our area beautiful, thats why we moved here in the first place.
This is the second Houston area community Ive lived in that was managed by Graham Management. Weve lived in our current community a little over six years. Our current property manager has really done a great job of addressing concerns in the community that honestly were due to lack of follow through by the builder. Graham has done a really good job of trying to manage the desires of the community and the builder, all while keeping the annual dues very steady and reasonable.
I don’t write many reviews but I had to take the time to recognize Mary Zaragoza. Her outstanding customer service from the beginning to the end during the process. She addressed my concerns and provided helpful advice. She want out of her way to follow up after the issue resolved. Thank you Mary for resolving my concerns.

I have owned my home since 1998 and in recent years Graham Management, Inc. has managed our community. Leigh Is the main person I go to when a problem need solving. She is absolutely on top of what her responsibilities are and never have I been more delighted with customer service than I am with Leigh and staff. Any and all subjects that come up, Leigh & staff ALWAYS find a solution that benefits all involved. This company listens to homeowners & manages each situation so well that the community gets better and better every year. Ive had my share of negative experiences with HOAs in the past but NEVER, since Graham & Leigh have come on board have I had anything but positive outcomes with no stress. The entire staff is great that I have done interactions with but Leigh is the one I work with most & I am stunned at how she manages each and every time to get us to positive solutions & leaves me thankful for the professionalism this company offers homeowners. I called Graham Management today to report some fallen tree limbs in the Copperfield area of NW Houston. The folks at Graham Management dealt with the issue very swiftly and professionally. The first lady I spoke to (I did not catch her name) was very concerned and told me she would report the problem to a manager, which she did. Within 10 minutes Jessica Delgado, Community Manager, called me back to get more details. She contacted the local Copperfield representative and between them they have dealt with the issue as the fallen limbs have been removed.A very professional job by The Graham Management team and the local Copperfield team. Some of the tree limbs were in danger of falling on an electrical power box and a side walk where a lot of people walk during the daytime. The removal of the fallen limbs has prevented any if this from happening.Good job by all.
We are 13 year residents of Rock Creek. After several onsite managers, Jessica Carey has been the best without a doubt. She obviously works hard and cares about our neighborhood. We often see her making rounds throughout the subdivision. Any issues we bring to her attention are resolved. Nice work!
THESE POSITIVE REVIEWS ARE ABSOLUTELY FAKE! EVERYONE in our community have had nothing but negative things to say about this HOA. This HOA is a complete joke. The management is unhelpful, rude, and bypasses all concerns from homeowners. One of the managers, April, is very condescending and will completely ignore and prolong your concerns. Multiple neighbors have had the same problem with her. This management company does nothing a HOA should be doing, but expect homeowners to volunteer and do their job, while theyre getting paid. We are allowed only one garage sale once a year, which they will barely promote. The community gatherings are a joke and cheap as can be. They will have the gatherings under a pitch black gazeebo late at night, with no music or lights like a congregation of vampires. The management continues to raise dues yearly, but does less with each year. At this point, were literally paying this horrible company for no reason.
Our neighborhood Community Manager is outstanding. She is very responsive. Her job is thankless, the expectations of her by homeowners are beyond her control, but she handles everything with patience and professionalism. So much to balance but it seems to get down.
Amy Hoffman at Graham Management has been OUTSTANDING in her assistance, kindness, knowledge & patience! Any time Ive had questions or needed assistance she has always called me back in a very timely manner! She has also shown a great deal of patience & understanding in our ongoing efforts to get things spruced back up here at the Ponderosa! If I could give more stars I would!! 🌟 I dont think its easy to be the deed restriction/violation manager for such a large subdivision! Carmen Reyes is Fantastic at listening and being efficient and helping the community owners with guidance on the processes of HOA rules and guidelines. Most of the time it is tedious and confusing to submit forms and request on upgrading your home facade, and she makes it flawless. I appreciate Carmen Reyes for her compassion. Graham Management needs to invest in acknowledging her and making one of the Head leaders of their corporate team. I am grateful to be able to reach out to her when in need of assistance with my property. Im originally from the northeast and never dealt with an HOA) Makes busy crazy life a little better. I have two disabilities and Im functioning, but sometimes things get overwhelming. She is a breath of fresh air. Patient and understanding. I feel at ease that we as a community have her as part of Graham. I can tell she is passionate about what she does. That is rare in todays time. Thank you, Carmen.
Update 6/23 Dealt with Ashley today. She said she was emailing a form but only sent a link then she was not reachable via phone anymore only emailing me to set up an account. More of the same jump through hoops for a little thing. They make everything 10x harder than it has to be. Very disappointed once again. 11 months ago-Unresponsive and rude. I dealt with Lindsey over there and she does not reply to emails in a timely manner and will not expedite anything so I dont have to wait weeks for my access cards to my community facilities unless I make a trip there to pick up in person. However, she will have them ready for pick up at a moments notice but cant drop them in the mail.
I was experiencing a number of problematic issues with Graham management and failed to achieve any resolution after several conversations with their staff over a period of several months. Fortunately, I eventually made contact with a Ms Wendy Tran. Ms Tran, apparently working my issues that involved several offices of the organization, quickly resolved everything to my satisfaction. Ma Tran’s support is sincerely appreciated and deserving of recognition.
Graham manages a community in which I live. Their representative, Jessica Carey, is hard working, knowledgeable, and friendly. In my experience, she addresses any concerns as soon as possible. She is an excellent communicator and a definite asset to Rock Creek!
I would HIGHLY recommend another management group. Our neighborhood is trashed every single day with hundres of pieces of loose trash including tobacco, alcohol and drug paraphernalia even near our playground. There is security issues with holes in the fence to neighboring apartment that they wont address. Multiple dangerous cracked and uneven sidewalks in commom areas yet they harass residents. Choose a different company, all they are interested in is getting paid not the community WE live in.
Graham just became our management company for our neighborhood, and I called because of a fee on my account from the previous company. I spoke with a lady named Wendy, and she was VERY courteous and professional. I think this company is going to be great for our community.
TLDR- go with other options.GM never took pride or ownership as a property management company while servicing our neighborhood. They seemed like paper pushers, had slow and inadequate responses. Their lack of attention to detail, planning and forecasting cost the HOA $.If you’re looking for a property management company to serve as an advisor then look elsewhere.If you want a property management company to answer a call and check a box then go with GM.
I am very happy with our HOA management company here in Copperfield. The are doing a great job keeping property values up, while still being flexible enough to accommodate homeowners needs. For example, I found a color that would look good on my house, but wasnt on the approved list. I sent in a sample, and they approved it quickly. They are reasonable and easy to work with.
It was a pleasure to work with Amy Hoffman with my extensive ARC request. She was professional, efficient, and pleasant to work with. She is a true partner for both my home and the neighborhood and not an adversary as with other management companies.

Westheimer Place Homeowners Association has been utilizing Graham Managements services for quite a few years now. As the current president of the association, I/we could not have picked a better partner to ensure that our communitys maintenance, appearance and safety meet the highest standards. Tracy and her team (especially Andjela) do a great job with balancing our budget, scheduling/holding meetings and addressing the residents concerns through effective communication. As a result, the property values in the subdivision have seen one of the highest percentages of appreciation in the Houston and surrounding areas. It has been an absolute pleasure working with Graham Management over the years and looking forward to continue this relationship for the years to come.
Graham Management has been our community management company for several years now and we couldn’t have made a better choice. Leeann works hard alongside our HOA to make sure our reports are delivered timely and is happy to answer any questions we have. Mary graciously takes the verbal abuse from certain owners but sets limits and boundaries respectfully. I am impressed with her knowledge of the industry, she handles the pressure very well and she should be commended. What a great manager to have.
Ive seen notable improvements to our neighborhoods management since Graham Management took over. In particular, Jessica Carey has been extremely responsive every time Ive asked for information, guidance, etc. An e-mail or phonecall inquiry to Jessica is one which you KNOW youll get a reply.
This trash will be out here for over a month as soon as the city come here comes somebody putting more trash and calling this officer nothing will get done
Graham Management is consistent and courteous in their approach to managing a subdivision. They are always reachable. Being a Realtor, they are one of the best community management companies I have known.
We really have been very pleased with the customer service that our community has been provided by Graham Management company but mostly because Jessica the On-Site Manager provides exceptional service. She takes pride in her job and and it shows in our community.
Our HOA retained Graham Management several years ago after we terminated our frustrating and unproductive relationship with the prior company. As a 13 year resident and recent addition to the Board, I find that Leeann, our representative at Graham, goes out of her way to be responsive and informative. She is organized, professional, courteous and responsible. When the Board agrees upon a project, such as a neighborhood repair or update, she is very effective in finding the best professional contractors for the job. Leeann also coordinates and presides over regular monthly community meetings in which she keeps everyone informed of the finances and budget of the HOA and the status of neighborhood projects and improvements. Outside of the meetings, she listens to concerns of the residents and she is quick to request Board approval for any requests or issues that come to her attention. I cannot speak too highly of Graham Management and our representative Leeann.
Worst Management Company I have ever dealt with.They provided incorrect information to us which included providing us with an unauthorized approval. After realizing their mistake they told us we should have known the person we spoke to didnt have the authority to give us the approval and stated we would be fined.We will be recommending to our board a change of management and have also advised friends of ours that are board members of different HOAs throughout Houston to stay far away from Graham Management. They only create strife among residents, the community and good members of the HOA Board.
I never really appreciated what Leeann Austin and Graham Management does for our community until I was elected to the HOA board. Leeann is very knowledgeable and a good communicator. She’s proactive and sincerely wants to help make the community better. I’m glad we have her on our team.
I had a fantastic experience with the Graham Management team recently. Our garage door broke and we had to get a replacement. The team at Graham was able to convey the process and direct us in how to follow it for approval. We followed their instruction and they were very professional and helpful and it worked! We were in an emergency situation as our door wont go up or down but they came thru and really helped us out. Desaree and Katarina (sp?) were especially helpful. I highly recommend following their guidance and working thru the process. It does work!
Ashleigh Pace was super helpful. She processed my roof replacement request quickly, allowing me to adhere to the contractors tight schedule.
Today my husband had an unfortunate exchange with the inspector Amy over something very minor. After much afterthought and discussion we both agreed she was only doing her job...which is what is best for our neighborhood. Not many people can do it but as far as we can remember Amy has always gone to bat for us and has done her utmost to assist in every way she can. My husband regrets any ill will reflected and cannot express our appreciation enough for Graham Mgmt.
When one moves into a new neighborhood, it takes time to get to know it. Having been on an HOA board in California, it is not an easy job to deal with the day-to-day problems that pop-up. However, Jessica with Graham Management, on the other hand, has gone out of her way to be of assistance. She is tuned-in to the residents and is quick to respond and in most cases, does whatever needs to be done to get the issues resolved.For an example, people would leave trash around the lake behind us and I brought that to the attention of Jessica to see if we could have a trash can placed there. I have no idea what and how she did it, but it was there in a couple of weeks! I would give 5-Stars for JessicaOne could list many things here .. but under the circumstances, she has done an outstanding job! It is a wonder to me to see the negative reviews for Graham Management. I have worked with Graham Management, especially with Leigh and Adrienne for over 2 years as part of a committee for our HOA. I have seen nothing but total professionalism from the entire Graham team. My observation is that their entire focus is to manage the neighborhood in accordance with the official deed restrictions and the direction given them by the neighborhood HOA. I assume that many of the complaints are due to the home owners not being aware of the deed restrictions on their property, which is their responsibility, or the rules set forth by their HOA. I highly recommend Graham Management if one is looking for a neighborhood management team that will be fair but firm in enforcing the rules of the neighborhood.
Our representative from Graham Management is very knowledgeable on rules, regulations and laws regarding Home Owners Associations. Our representative does a good job working with vendors and contractors and is on the look-out for quality organizations and best pricing. for our needs.
My experiences with Graham Management have all been mostly positive. Ive worked with Andjela Tomic on multiple occasions. She is easy to work with, reliable and helpful. She has good knowledge of rules, regulations and laws, and the fortitude to enforce them. Not only has Andjela helped me with resolving issue around the community, she takes the extra step to inform me about items she know I care about. It is terrific to have a community manager that takes the time to build a good rapport with residents as Andjela has done. I have lived in this community for nearly 40 years and have seen many managers on our account. Andjela rates as one of the best in my opinion.
When a recurring issue regarding our POA was not resolved, I reached out to Graham management and Sunni Rodriguez sent a prompt reply and kept in constant communication with me and got the issue resolved in a professional and timely manner. I was pleased with Sunni Rodriguez help and would recommend Sunni if anyone has any issues that need some attention.
Leeann and Graham Managment have served our community well and have always been accessible and responsive. When issues arise, communication is clear and distributed in a timely manner to the community so that we are all informed with the most up to date information. I have had great interactions with Leeann at Graham Management. I started using the pool regularly and noticed some items that needed attention. I notified her and the issues were addressed almost immediately….a few the very next day. I know it is like the feeling when you get pulled over by a policeman as when you get a letter from the HOA about an issue needing attention at your house. But just like you know deep down that you were probably speeding….you probably also know there are things that need attention on your house or property. Thing is, for some reason we don’t like being told something needs to be done. Our HOA didn’t “create” the deed restrictions…..the planners of our neighborhood did that long ago and the HOA helps us stay on top of making sure everything is followed accordingly. Just remember, fixing things as they happen can save a lot of money later. And having your house, or that house next door, staying in good repair will help you sell your house faster, and perhaps for more money when the time comes…not to mention the pride of living in a well-kept home. Houses in disrepair, or lawns that are not tended to, drag everything down…..prices and perhaps people not wanting to live and/or buy here when they see houses in need of attention. I too wish HOA letters were more kindly worded, but I guess that doesn’t always get the job done. Thanks to our HOA for helping keep our houses, yards and greenbelt areas in accordance to the original plans of our neighborhood that keep it a desirable place to live!
The properties are not being maintained and the management company is not enforcing homeowners to upkeep their homes. The HOA constantly increases its dues, yet the HOA communities are depreciating. April, one of the ladies who works at this management company, is beyond unhelpful. When things are brought to her attention, she does nothing, she is literally getting paid at a job to be difficult, unhelpful, and dismissive to the residents who PAY her salary. The area will continue to be outdated and deplorable if things dont change, meaning getting rid of this joke of a company!

Leann Austin at Graham Management has been our community manager at Kolbe Farms in Houston and has done a great job over the last 2 years that we have lived, first supporting us during the first year with any issues and warranty claims we had and later with any weather related issues, COVID policies we had.Always very responsive and willing to help when they can.

Not at all a company youll like to work with. Best for you to steer clear of this company. There are much, much, much better HOA companies that treat people respectfully and will address and answer questions, correspondence. Ive waited over year for correspondence and to date have not received a response.The people in the office drive the community to write letters to senior citizens about dead plants placed on curve for pick up by the senior citizens lawn care. The senior citizens not able to place the dead plants on the cure on trash day. Real waist of money and time. Noting the efforts to write letters like the one listed, the common areas have weeds galore and the person driving around doesnt even leave the car to inspect the grounds. Really out of the persons experience to review and know what they are looking at.On several occasions the HOA approvals improvements and after the improvement is installed threaten to sue the homeowner hoping they will buckle and give in. I can go on and on.The last thing I would say is the one of the members of the board responsible for contracting this new management property company so the board member could get the contract of 45K to keep the grounds which are so miserably kept.Again, do your beat to stay away from this management company. If you use them and get the sorry service, then you can only blame yourself.

As an out-of-town landlord, I do not particularly like to receive HOA violation letters for my rental property. Who does, right? However, on this ocassion, I received three HOA letters to which I promptly made the necessary arrangements to get the violations corrected. Note: I was on a month long vacation and I didnt open my mail until about 2 weeks from the date of the HOA letters. Fortunately, my tenant who is quite skilled and industrious volunteered to tackle the repairs in exchange for a reasonable rent credit. I dealt with Amy Hoffman from Graham Mgmt and was pleased with her overall. We played phone tag for a week but I finally got to discuss the corrections with her. All good!
Refreshing to work with an Management company who is focused on driving value for residents. Not being cheep or over spending, but focused on providing real value for our HOA dues. In a neighborhood where their is a lot of people with a opinions, Jessica is able to maintain focus and continue to make make improvements for the residents.

Very disappointed with Property Management Team at Lakemont Community.....Update:We have been living Lakemont Comunity over 10 years. Graham Management is the worst HOA management. The more we deal with Graham Management the more disappointed would get. They are (dont want to mention her name in here) rude, unprofessional, and taking personally by making up the policies instead of they should follow the policies. They dont care how safety and frustration of residences even though we have proved all evidences . Another words they are careless especially SAFETY but just want the Business.... I hope Lakemont Comunity would look into the way Graham Management handle....

Responsive, courteous attentive and attention to detail. Helpful as issues arise from time to time. Jessica is generally available and willing to help resolve. It is a challenging task to keep everyone happy as things come up. Jessica seems to always do what is believed to be in the best interest of residents.
Worst HOA I have ever dealt with. April with them is the worst. We will get envelopes stuffed with the exact same letter and get our 1st, second, and final warnings all stuffed in the mailbox at the same time
The new Management is harassing-following me to pay $55.60 in late fee of HOA Yearly amount of $672.28. Because they lost my bank Check in the mail or transition to the new HOA management. Never happen in the past 12 years. I have a prove the check was send to them 2 months early. Paid them again with a new check the amount of $672.28, but are not happy, they want the late fee to be paid of $55.60. Are they here to help the Homeowners or to harass them, or to make profit illegally.
This company appears to have a history of shady business dealings. They have been responsible for the work at our neighborhood pool. They gave us an initial completion date of June 1, 2018. That came and went and they pushed it to July. Again no progress. They finally told us Labor Day. The end of the Summer season but at least wed get to us it. Labor day has come and gone with no progress made. It seems as if theyve either squandered the money or are just completely incompetent. Looking forward to the next neighborhood meeting.UPDATE:After phone calls and emails they explained that they were just waiting on permitting from the city. After being told via email they were still waiting on approval, I decided to call the Houston Permitting Center only to find out that they were already approved... I call to see what the deal is and they tell me that they were actually already approved when the emailed me saying they were still pending. These people are fake polite and they lie like its their job. They said their contractor is handling the final inspection so maybe by next summer the neighborhood can swim in their pool

This company had caused so much trouble and harm to my family members. They do not respect homeowners’ privacy. I was getting so many letters and fines from them that I couldn’t figure out how or why they were doing that. My neighbor and I had came to a conclusion that someone was stalking on us in order to find ridiculous reasons to make money out of us. Our neighborhood is so much better and safer after this HOA company was removed. Thank god this company is gone. Thank you Jesus!

I received a call today from Rebecca Roque regarding past due HOA fees that I didnt realize were owing. I was allowed to pay these pays over the phone at no additional cost. In the 30 years of owning real estate this is the 1st a management company has ever taken the time to solve a problem of this nature. Most mgt companies send you to the attorney who then generates thousands of dollars in fee. Thank you Rebecca for watching out for the association and the homeowners. Great Job!
Horrible experience with Mandi Branan the community Manager. Late fees procured over a small period of time when home was purchased in December and letter head sent to old Management company who owned property with late fees already assessed. Tried to deal with this in person and explain my case but was told to pay immediately or they would be sending certified mail to procure more fees. On top of that our community pool and park is left open for homeless people to go to and from to use drugs while I try and walk my dogs and kids. Great management company 🙃
They send you letters of discrepancies and you go to fix those issues that following weekend. Nobody bothers to come see that its been resolved and its been two months now since those issues were resolved. Im in the process of trying to sell my house and those discrepancies are still listed under my account and preventing the house from being sold! If you are the home buyer trying to purchase my property; please disregard all the negative ratings, its great to live here.
Jessica Carey has done a good job at helping answer our questions as residents at Rock Creek. She’s been responsive and has done a good job at keeping everyone posted with updates on various projects happening around the community.
Graham Management and April Pitarra have been able to take our small HOA from pitiful to performing. Without their help I believe that our HOA would be close to bankruptcy and unable to help our homeowners.

The way that property manager Leigh Allen speaks is so threatening. She’s definitely not there to help the homeowners nor making the situation better. This company should be out of business, I am so glad that this company has such a low rating to show the public that what kind of people they are.
I dont know what all of these negative reviews are about Graham but the property manager Mandi Branam here at Graham has been great to work with over the years. Shes been on top of things, communication has been open, and its nothing but 5 stars all the way. Haters are gonna hate, go Mandi!

Im helping clients who live in a community managed by this company. Their fees are EXCESSIVE!!! I have been the present of 4 HOAs, I know what the work entails. They charge $250 for a transfer fee when you go to sell your house PLUS $300 to provide a resale certificate (this is a form almost all buyers ask for and have the sellers provide, which is a standard 2 page fill in the blank form. It takes no more than 10 minutes to do the work). Their fees are WAY TOO HIGH!! If you are considering hiring this company to manage your HOA, RUN! You will not like the costs. PLUS, the HOAs Im pretty sure dont see any of that money, its all a profit center for the management company. Awful! At least their person who answers the phone is pleasant.

This management company is horrible. I live in westcreek village and pay $700 a year in HOA fees. Our community park playground, pool area is old and outdated. The neighborhood home colors are also dated and faded. Theyre unresponsive and when Ive called the receptionist is dismissive. Time for a new team. Customer service from this place is subpar.
This company uses deceitful tactics and unnecessary fines to make money. They dont care about your neighborhood, they only care about making money. They dont keep good records and have charged me for the past owners letters even though he paid the dues at the time of sale. Border line scam that should be sued into the ground. You people should be ashamed of yourselves for scamming people that barely make ends meet who just want to own homes.

Andjela has continually been so helpful with assisting us with any questions or concerns that we have. This is our first time living in an HOA and she has made the process super easy!
Graham Mgmt is my HOA governing body.They are only concerned with making money by charging homeowners exhortat fees to make profits. They charge $35.00 to send a letter which is ridiculous. Homeowners should request an itemized list of where our money is going.Seems to me the organization is only concerned with making money off the homeowners.The administrative fees are also very disturbing.Property values are increasing annually.Maybe some of the profits could be used to assisthomeowners instead causing financial hardships.
They are easy to work with. I had the opportunity of using their help when needed and they were very attentive and quick.I highly recommend contacting them when help is needed in the neighborhood. They keep things in order and respond quickly to any calls made.

Going on year 2 of no pool because “they are waiting on construction to be finished”. The only plausible explanation is that the project has been completely mismanaged. They claim the city is holding up building permits which is complete bogus.I will say the women I talked to was nice and professional but that’s the only nice thing I have to say.Ashford Park Houston Texas.

The worst! Threatening and non responsive. Our entire neighborhood constantly complains because of the lack of professionalism.
The only thing left for these guys to do is to come inside our houses and tell us what color underwear to wear each day so we don’t violate their “covenant violations.”

Worst experience they request too much..bought the house with the back side needing a paint now they want me to paint...they need to worry about the front of the houses not the back..they need to worry about more important stuff like security in the neighborhood
