The ins and outs of move in are a lot at first and Luis has been timely, responsive, and on top of things to ensure our experience as tenants is top notch. When it comes to the coordination of repair on this rented home, if “zero stars” were an option, I’d give them zero stars. This work order has been a nightmare since 7/24/24. This is the inside of the kitchen and foyer that I’m trying to live in and paying full rent for. The house is covered in sawdust from vendor work and I am floor-less for who-knows-how-long.
Hurricane Beryl damaged the house Im renting, causing water intrusion in different areas, including the garage, kitchen, and a ceiling collapse in the bathroom. I had to seal off the bathroom to prevent all that mold entering the house. Ive tried nonstop to contact the main office with zero response. Maintenance takes forever to complete, and so far, they have only put a tarp on my roof.This is a serious health issue because mold is growing since I cant turn my air conditioning on. The owner of the house is not aware of the problem, and I would like to call the owner myself to explain the urgency of the damage, but I dont have his number.I do not recommend Green Residential to anyone.
I am truly satisfied with the service provided by Green Residential. We have been with this property management company since 2023, and any issues we’ve had at our property have been resolved promptly and efficiently. I prefer their method of communication via the Customer Portal rather than phone calls. It’s convenient to simply send a request and attach photos, and they promptly start working on the problem and help resolve it. Additionally, paying through the Portal is much easier and saves me time. A special thanks to Jeremiah for his excellent communication and attention to our requests. Thank you, Green Residential, for making the process smooth and hassle-free.
I really hate to have to do this but since the beginning my family and I have not had a pleasant experience. It is almost a week later and half the repairs have not been completed. There was never an inspection done before we moved in. You are never able to reach anyone on the customer service number that’s given. Grass was not cut upon move in, there has been rodent everywhere, water damage and array of other things not mentioned. My husband just retired from the military after 10 years and this is our first rental home since departing the military and this experience has been anything but pleasant. Attached are photos just so you can see the condition this rental home was in prior to us even moving in and we are left to just wait for them to respond to our repairs. We have spoken to agents as well as the property managers and the response time is inconsistent.
We recently used Green Residential when we moved to Texas, while the process to get approved for a townhome was quite lengthy they have been a low stress and pretty easy going company to work with. They responded to all of our maintenance requests fairly quickly and made the process simple. during move out we got to work with Jeremiah and he was the best person to work with. he responded quickly and efficiently to ALL of my many emails and questions. It was honestly so pleasant to work with him.
Imagine moving across the country(1,000 miles) to a house fantasized as a nice house. House was so trashed I couldn’t unload my $3000 uhaul. Carpet disgusting. Leaking toilets. Inoperable sinks and showers. Garage full of dog feces and garbage! Broken dishwasher. Bugs infested in the back door threshold creeping into the house! Broken door frames. Refusal to pick up all the garbage. If no stars was an option? I’d choose the negatives. Useless office people, “ contracted “ maintenance people that show up and do half work. Very, very disturbing Green Residential. .
My daughter is a tenant of Green Residential in Houston. I cosigned for the rental. Whenever any issue arises this Company responds quicklyI think they are wonderful to work with. Im in CA and I always tell my daughter she has a great management team, which is not the case sadly for many renters nowadays.A special shout out to Jeremiah who consistently goes out of his way to resolve issues.As a landlord myself I pride myself on treating my tenants with compassion and kindness. Mary was very helpful in getting the fence repaired in a timely manner after hurricane beryl. The fence repair company fixed a different fence and reported it as mine. I sent pictures to Mary and she worked very hard to make sure they fixed mine in a short time. Management is always very helpful when I have a problem.
I have been working with Green Residential for about 2-3 years now and I don’t know why it’s taken me this long to write a review. I am so blessed and highly favored to have had such a phenomenal experience with them. I am a travel nurse working contracts in California so needless to say, my plate is full! I was burned out and overwhelmed and my Uncle Kevin guided me to Green Residential. I literally shed tears of joy when they took the reins and made sure my property was kept up, occupied and checked on. Arianna specifically has been heaven sent! She is absolutely perfect! When I have any questions she ALWAYS answers and reassures me in a timely manner. She is so sweet and prioritizes her property workload like they’re hers. I HIGHLY RECOMMEND GREEN RESIDENTIAL. I had a client looking for a lease. You cannot get an agent on the phone. The phone number is a robot. They told me via email to encourage my client to apply and pay the fees. Then she had to pay pet fees. Then pet rent. At the end of it all they had racked up nearly $100 in application fees but NEVER even bothered to call. I am just glad she did not end up in please with them after all the complaints I have read.
Sophie and her team were a great help with getting all information needed to get our lease ready to go. Her team was very responsive and a great pleasure to work with.!

**UPDATE**It’s taken ten days to get an update regarding the leak in the front yard. I put in a maintenance request on the 17th and here we are on the 27th getting a text stating they will finally be showing up today.No one ever picks up the phone when you call the office. This company has terrible customer service. I wouldn’t recommend placing your properties to be managed by this group nor leasing a property through this group.You’re also charged a $25/monthly fee for “Green Residential Residents Benefits Package” which are supposed to include Air Filters delivered to your home for your AC system, your payment history is supposed to be reported to the credit bureaus to help increase your credit score and some useless “Piñata Points Program”. You can’t not opt out of this package. I let the management company know that I was not in agreement and did not want this package and was told I would not be able to renew my lease contract if I refused it. It’s been 6 months since my contract renewal and I have yet to see a single HVAC filter delivered to my home or any of my payments reported to any credit bureau.RUN AS FAST AS YOU CAN FROM GREEN RESIDENTIAL!
Green Residential have been a great property management company as far as the owner side. Jeremiah and Ephrem have been great with communication and updates as far as property needs and renter needs. The funding has been as they told me. No surprises. I was onboarded in August of 2024 and they found a renter within a month. All has been good so far.

**SECOND EDIT** Green Residential wants to ensure that the review was asked to be changed or removed due to it seemed like it was blaming my property manager. Nowhere in my review did I blame my property manager-in fact I blamed Green Residential directly. Also, I have pages and pages of me trying to contact her with no response from her. I can post those if needed. The first AND second vendor stood in my living room with me attempting to contact Green Residential with no response or answer from the company. Sheila is a MANAGER, this issue falls FAR beyond her role. I also want it noted that the vendors did an amazing job at communicating thuroughly. Like I told Sheila, if Green has the same work ethic as either vendor, this wouldve been done seamlessly. I hope we can have more constructive and positive interactions moving forward.**EDIT** Since posting this review, I have been asked by Green Residential to change or remove my 1 star rating due to the fact that they fixed the issue....Absolutely not. I will rebuke my complaint against the company with the Attorney Generals office and the Houston Health Dpt., but Im not going to sit there and lie to people.. This entire situation took a week EXACTLY to resolve (funny that I mentioned that in the state of TX the law states that they had 7 days to address the issue). The ENTIRE time to get the vendor to complete the job, etc. was a nightmare. Although I appreciate Sheila apologizing for not communicating with me, I will leave my 1 star review based on the 1 star customer service I recived.Had someone come out to look at out air ducts. Tech told us our vents are COVERED in mold, and that our house is in unsafe living conditions. The tech tried to call Green, and no one answered. Ive been trying to contact someone all day via text and phone and have yet to speak to someone. No one has talked to us about this.
Reply Edit to Green Residential: it appears you have the wrong person as we do not currently have any open work orders. Don’t make assumptions.Horrid company to work with as a renter. It’s like pulling teeth to get any answers out of them. Don’t bother calling as they purposefully have their phone line set up to ring and have you on hold until a voice comes on and tells you to go online and then hangs up.Requesting anything for maintenance is met with attitude and shoving you towards their website. Maintenance may or may not show up during the scheduled time but you’ll never receive confirmation either way. With how much we’re paying for this rental, we expect better and hoped that customer service would be more pleasant to work with.They constantly have “system errors” that attempt to charge you for things you don’t owe. Their team doesn’t seem to be competent about their tenants’ lease agreements or even their own policies. Luckily, I can and have read everything thoroughly.So far, this has been a complete hassle when we’re trying to accomplish something so simple. Extremely appalling work from a company that prides themselves on professionalism and superior and lightning fast responses.

HOWEVER, a few months ago, Jeremiah Johnson became my new property manager, and he’s been nothing short of a godsend!I’ve encountered a few hiccups recently (some my fault, others just pure mistakes), and Jeremiah has been incredibly helpful. I feel like if he had been my property manager from the start, I would have had a MUCH easier time and avoided a lot of drama. His professionalism, willingness to help, and personable demeanor are truly top tier. I’ve been renting with green residential for about 4 years now. My only complaint is that it is very difficult to get in touch with someone over the phone.The month is June, in Houston, and my AC quit working. Alyssa got someone out there that day to look at the AC unit. They weren’t able to fix it unfortunately because the issue was bigger than anticipated. But someone came the following Monday to repair it. I was not happy to say the least about AC without five days.. but I do feel that Alyssa did what she could in her control to get the issue resolved. She’s gotta be the glue that holds that place together. Thank you, Alyssa.

I wish I could be leaving a better review but unfortunately I do not have a good experience to share and I warn anyone who is thinking about leasing with them. The customer service is absolutely horrible. there is no way to reach your property manager via phone or to contact a customer service rep. The phone number on google gets you absolutely nowhere and no help. I rented from Green Residential for 14 months, paid all my rent on time, honored my lease, and took very good care of their property outside of light wear and tear you could expect from living at a house for a year. Upon moving out they quoted me that more than half of my deposit would be going to cleaning & painting the property, replacing blinds, and cleaning/painting a fireplace I never even used. Most of the what was listed was already present upon my moving in and I had reported it via RentCheck. Outside of that there was minimal wear and tear you would expect from living somewhere for a year, very minimal, if any. I went out of my way to clean and leave the property in the same condition it was given to me, hired a cleaning crew, and now I’m being charged over a $1000 in absurd cleaning and painting fees. I hope they can do more than leave a fake and empty message below. That’s my hard earned money, and you’re hurting a tenant who legitimately took great care of your property and left it in the same conditions it was given to him.
I’ve had a great experience with Green Residential only due to Jeremiah Johnson. He is incredible with his communication! If I send an email he is quick to respond. If I call, he is wonderful at answering his line. Whether an email or a phone call, Jeremiah is great at answering all of my questions pertaining to my home that’s being rented out. I know that my property is in great hands, due to him!

This is by far the worst property management ive had in ever! they NEVER pick up calls so if you have ANY issues or power shortages or ANYTHING when you have issues with payment and its late BECAUSE THEY DONT HAVE ANY FORM OF COMMUNICATION!!! you have to email them which takes HOURS OR DAYS TO RESPOND!!!!! when hurricane hit? THEY DIDNT DO ANYTHING!!! AVOID ANY PROPERTIES FROM THEM!!!!
From an owners perspective, Green Residential proved to be completely incompetent. They had a complete disregard for my time and money. I constantly found myself doing the work I was paying them to do. When I tried to raise my numerous concerns to the attention of management, their response was maybe you should find a new management company instead of addressing the issues. There were so many failures, I wont try to list them all but it wasnt limited to any one aspect of the management process. From finding qualified applicants to creating rental listings to managing and maintaining accurate lease contracts and renewals to maintenance and maintaining the property to managing and communication of repairs to inability to provide relevant financial and legal documents and even being able to reach them in a timely manner, they proved to be completely incompetent. You have been warned.
Was approved by the landlord but negotiating the deposit with the PM. Applied with my disabled, social security receiving grandma since I’m her caretaker and was told the property manager wants double the deposit due to her. Seems weird since she’s dependent on me for everything. Apart from that Jorge Lopez is great!Edit: Forgot to add that Sophie the transaction coordinator is amazing! Really nice and responsive.

Mary has been amazing!! A horrible tornado came through and took out our fence and damaged our roof and she walked us through everything to get the repairs completed. She kept in contact and kept us updated the entire time. She made it one less thing for us to stress about!!

Really impressed with Green Residential. Arianna Lott was so patient with me through uncertainty with my lease and she made sure to respond so quickly. She made a point to understand my circumstances and express so much empathy for my situation. It’s hard to find good property managers for multi family but Arianna is the best I have experienced. I highly recommend Green Residential! They made my leasing process very smooth and were very professional. Absolute worst experience with a management company. Good luck contacting anyone. They tried to evict me stating that I was running a business out of the home but if they had researched, Google clearly stated the dates of that business were not when I resided there. After that proof, they even did a home inspection. You will be charged maintenance calls for everything, try to fix things yourself before emailing them (thats the only way to reach anyone). Lastly, after the large deposit plus $500 non-refundable pet deposit, I was still charged over $1000 but the house was left cleaner than it was when I moved in. They DO NOT steam clean but I did before I moved out.
Alyssa was my property manager for the home that I rented and she is one of the best property managers that I think I’ve ever worked with. She was always super responsive and very quick about getting back with me about anything that I needed. It’s very hard to find somebody that knows how to communicate in the workforce like she does so I would highly advise asking to work with her if you plan on renting from this company.

I hired them in late 2021 to help me with a tenant that was struggling to pay rent. Once we received rental relief, the issues started back in March of 2022 once we started the eviction process. The reason for the low rating isnt for the property mgmt part of things, it was for the eviction process and trying to get the property leased again. First, I lost the appeal of the eviction because Green Residential charged the tenant more than is allowed by Texas law. Not only this, but I almost lost my day in court after a 60 day hold because Green Residential would not respond to the courts (I chased myself) which would have added another 60 days to get another court date. They also recommended an attorney that waited until the day of court to really look into the case, so I had to provide answers while waiting on the judge. Then, as mentioned above, we lost the case because we overcharged, something neither expert party knew of. Fast forward to the lease, Green Residential (Wes Wray) never put a sign in the yard even after several requests. It seemed odd to me that we were struggling to get applications after weeks on the market as I rented this house out to 4 tenants previously and all within two weeks. After several weeks, I went and bought my own sign and put it out and was flooded by calls. I would send them Green Residential’s contact info to do the screening only to have several applicants call me back that nobody would return calls. One even filled out the application, paid the application fee, only to have Green Residential tell me we had no applicants. I immediately terminated our agreement, which is when they finally started to respond to my messages, and I rented the house out within a week on my own. All in all, besides the property mgmt. side of things, a terrible experience.
Working with Green residential as a realtor has been a horrible experience. I had my client apply for a property with them and for over a month we got the run around on an answer for an application on the property. The customer service phone number and website is a complete waste of time and you are not able to actually speak to anyone on the phone unless you cause chaos. If I was to have another client like a green residential property that’s being managed by them, I will highly highly suggest that they look elsewhere because after this experience, I no longer wish to work with this property management company as a realtor because it can hurt my business and cause further delays in my referral process.
Green Reidential has managed our properties for five years in an efficient professional manner. Our tenants have been happy, especially when their repairs are handled in a timely manner. We recently added a a new property for them to manage. Jermaine found a qualified applicant in just one da! She moves in next week!
Jeremiah (Property Manager) was very helpful, there were unfortunately a lot of maintenance issues that needed to be addressed when we moved into our rental. He systematically addressed all of our concerns. He contacted the homeowner as needed, to ask questions that they could easily resolve. Then, Jeremiah contacted the appropriate maintenance contractors as needed for those issues that required a professional to repair.
I’ve read a lot reviews. It’s just people happy to get into their new place. If you want to talk to a human being after signing the initial lease, it’s not going to happen. I’ve been trying to get a hold of someone from greed residential about the dang tornado that went through my house I have five windows that are not replaced trees everywhere and no one that is willing to express an interest on getting things fixed. I’ve called her maintenance lines, which is a call center that I don’t believe is in this country and then when you finally get something addressed, it’s from another company called Lulu, which takes forever. I’ve been trying to get a hold of someone that actually worksfor GREEN residential and it’s been impossible.
Working with Jeremiah to renew our lease and service requests, I must say the process was seamless, Jeremiah was extremely helpful and quick to respond to any questions or concerns. Highly recommend. Very professional and courteous.
Very satisfied with Paris’s maintenance, for always being on hand to offer help. Her support recently has been nothing short of incredible, answering questions and being flexible with her time. I especially appreciate Paris coming up with new ways of working and trying to make my role easier for me as my role adapts and changes.
Both my daughter and I have put in daily multiple requests since last Wednesday June 19 for a malfunctioning HVAC system. The service technician came out Thursday June 20 and told us the outside unit was leaking coolant and had to be repaired. He submitted an estimate to Green Residential who supposedly submitted it to the landlord for approval but here it is six days later since our initial maintenance request and absolutely nothing has been done. My daughter, her two kids, her companion dog, and I have had to endure brutal heat and humid conditions with temps hitting 94+ upstairs and 90+ downstairs and Green Residential and the landlord are doing nothing.This is affecting our health and wellbeing and they just don’t seem to give a damn about moving this issue along to a reasonable solution. The service representative even told us the unit is still under warranty and should not be an issue with the landlord but he and the rest of Green Residential are just sitting on their thumbs not doing anything. We have even asked them to provide two temporary window units to subside us until repairs can be accomplished but still nothing.Does it take a death or something else to move this problem to a conclusion? His I hope not, but nothing else seems to be working.Btw, this is a picture of the downstairs thermostat at 8:30 last night. Needless to say there wasn’t going to be any restful sleep and that is with seven separate fans blowing full blast!Update Friday June 28 nine days later from initial request:My daughter, two grand kids, our dog, and I are still suffering extreme heat levels and getting very little help from Green Residential, our Landlord (initials S.I.), or the builder Century Homes in getting this issue resolved and moved to completion.Yes, the Landlord did finally send us two portable A/C units that took us forever to assemble ourselves, mainly the hose connectors and window connection bracket, but the units barely cover 500 sqft each, and we live in a two story 2500 sqft house. We constantly, every two-three hours day and night, have to drain the five gallon buckets from the water caused by condensation. This just means both my daughter and I have to get up multiple times even during sleeping hours just to babysit these units that really amount to a small bandage place on a huge wound.And yes the Landlord has supposedly reached out to the builder to have the HVAC system verified and make repairs, but here it is five days later and we have not heard a word from the builder who was supposed to come bay and check this out.Why doesnt anyone at Green Residential, our Landlord (S.I.), or the builder from Century Homes stop sitting on their thumbs and get this done? Were paying $2,100 a month rent, shouldnt we get something in return for this high dollar rental? Ive lived in apartment complexes that have given 1000 times better service than any of these three are giving us. Its like none of the listed parties care about our safety and wellbeing, just caring only about themselves.Shame on all of you!
As a first time rental homeowner living out of state I just cant believe the lack of communication from this group. Ive got pages of unanswered texts, emails, and cant get a return call within a week. Theres been several issues with disbursements which takes weeks to resolve, and repairs on the property are at a snails pace - been nearly a week since a contractor quoted a job and still no word back. I feel terrible for my tenants, will be switching companies ASAP.Update: as you can see by the response below there is 0 accountability with this group. They managed a rental for us in 2022 to 2023.We will NEVER recommend them to anybody. Shocking customer service. Completely disorganized. Simply didnt care about our home.We come to them with a tenant we found but when it came time for them to find a new tenant for us, it was utter incompetence. We were told our home was too difficult to rent and completely ignored our tenant requirements.Once we engaged our new property management company, we found all sorts of obvious issues with our home which Green had completely ignored (e.g. garage door not working, in-ground sprinklers broken and air-conditioning not working).Green showed a complete disinterest in our home - we were simply a number to them.Somehow (perhaps through competence) our new property management company found two excellent prospective tenants within a week.Far too many insanely illogical experiences to list and also cannot be bothered listing them but we have moved to another property management company who are 100% better.I could never, never, never recommend this company to anybody.Reading through the negative reviews, I one from Creston Herron, which is identical to some of the issues we had when trying to rent our property.As a property owner, I cannot stress enough just how insanely incompetent Green are.
RL Eakin Construction has been working with Green Residential for over 8 years. They have been very professional in the way they treat us and also manage the properties. If I had a rental property, I would use them to manage it. I highly recommend them for anyone looking for a management company to take care of their property.

A good friend of mine referred me to Green Residential so there was already some level of expectation and trust I had with the company, but they have exceeded all my expectations. In particular Ive worked with Arianna Lot, so I guess I should say shes the one whos really exceeded my expectations as an employee of Green Residential. Our communication is seamless and shes made owning my property less of a headache by dealing with a lot of the stuff I no longer have time to.
They responded and acted quickly on my repair/service request. Antonio really helped me out by responding quickly to my maintenance request. Chris did a great job taking care of the problem that I needed fixed. Couldnt have asked for better care from Green Residential and all the help that they provided.

Update: We had issues with our microwave recently and we contacted Green Residential. Antonio worked behind the scenes, providing frequent updates, and got our issue resolved to our complete satisfaction in less than a week. He also provided frequent updates on the status of our request. I am impressed!This is our first time using Green Residential services and we had a great experience: our dryer vent duct needed to be cleaned and they scheduled the services in less than 24 hours. The maintenance people who came to perform the service were very professional and worked fast. We are pleased with the service provided!

Not bad, not great.They sent me an email with a statement that the 5 star review should be for a single email that was sent by a random person I never spoke to. I take my reviews pretty serious and dont just hand it out like its candy on Halloween. Sorry.They contract out to random local companies. Those have been pretty terrible (minus the electrician) as they are slow and want to fight over whos problem it is. This allows them to be paid for more and more time as they keep showing up and complaining its not their problem. This, in turn, gets fed to higher rates (rent) as the cost keeps piling up for repairs. When making requests for repair, I always update the notes to reflect changes or current situation. They ignore the notes and just seem to sit there with their hand out looking for their payday.In short, they seem to be the slumlords of property management. Sure, you can make your requests and state your issues, but, they only seem to really care that they are paid. Every decision falls onto the property owner so they are just a middle-man looking for a handout. Want X Y Z fixed? Gotta clear the costs to the owner first, then, contact the locals, then get someone to fix it (assuming they dont schedule you out 2+ weeks out). My AC is out and needs replaced, I dont see it getting replaced, or, if it does ... maybe a month or 2 out when its 110+ in Dallas.Update: The AC was never fixed and they kicked us out after this review. We visited the house and its still not rented. Probably because the storm a month ago caused all the trees to destroy the property and its still not cleaned up. I guess we were lucky to have have been told the owner doesnt want to rent anymore - we spoke to the owner. Was not true. Either way, facts still hold true to this day.
SCAM ALERT! I think almost all these reviews are fake and/or are solicited right after people move in; I say this because they tried with us. We had a horrifying experience once we moved in, so we opted to save our review till we knew for sure how they are as a company. We moved in and the heat did not work (it was winter), the stove had a starter issue and gas leak, the wine cooler was broken, we had multiple leaks including a major roof leak, and we have had mold growing in the master bedroom throughout the entire time we have lived in this home. One time, water literally broke through the ceiling and pour into our living room.We asked them to repair the issues right after move in and they charged us over $150 for the repairs, even though there was no way we caused any of the damage right as we moved in. They take MONTHS to do anything. They do this to deter you from reporting anything. It worked on us. We stopped reporting issues and we became quiet tenants. Until 18 months into our lease, Green Residential called and told us that we were accidentally credited $3,000 when we moved in and that we owe it back. They called us over and over at work, it felt like harassment. We asked them where the credit came from, when it came, if there is there any info about this and they couldn’t tell us anything other than that we were delinquent in paying $3,000+, even though we were never delinquent in paying anything, and had we been, I don’t think we would have been allowed to remain tenants for 18 additional months.They then made up some ledger where it shows we were delinquent in payments, even though this never existed before. They continued to incessantly call us, sometimes what feels like 10 times in a day trying to discuss this, but it was never a discussion and more of a “pay now and you don’t have a choice. We can’t tell you anything about it because we have no clue, but you have to pay it.”They told us that they can give us a payment plan which honestly, to shut them up and keep them from harassing us at work, I was ok with, but I’m upset that the payment plan is pay next months rent and an additional $1,600+ in the next week. The rest of the payment can be divided up between now and the end of our lease in November. Not a very good payment plan but it shows how little they care about their tenants.Green Residential was 100x faster to harass us to collect their scam money than they are at fixing any repairs inside our house. We still have mold from who knows how long and holes all over our living room and what looks like construction work that they did months ago.UPDATE: They claim they gave us 3 weeks to develop a payment plan. What? Lie. Jeremiah asked if we would be willing to pay half, if he could get it approved, and we said yes just to be done with these scam artists. We heard a few days ago he couldnt get approval and we got an email saying we must pay up by end of week or default on our current lease agreement.We never mentioned there was a credit, as these liars are claiming, THEY mentioned there was a credit but they couldnt find where, when, why, how, or what. We said, this was 18 months ago, if there was a credit at all, which it was never visible, maybe it was from one of the 10 issues we had with the house which made the house unlivable. A mysterious you owe $3,000 shows up 18 months later and the burden of proof is on the tenants? Take note of how this company will treat you if you are considering moving in under their management.YOU ARE A DISHONEST COMPANY. You first brought this to our attention on 5/7 (2 weeks ago), you harassed us all day while we were at work telling us we needed to pay back your mysterious credit without even giving us a chance to think or talk about it. Jeremiah then sought approval for us to pay half, we agreed to this compromise and then on 5/20 we were told it was not .approved and we must pay $1,553.75 by the end of the week. If you have to lie, youre not on the right side. Be humane, people
We have been using Green Residential for a few years now and the service we have received from Mary Martinez (Maintenance coordinator) has been exceptional in the last few months. She has been very responsive when issues have come up and even calling to communicate and keep us informed following up with an email. This is the kind of service that property management companies should aim for all the time. We are very satisfied with their service.

My experience with Green Residential and their realtor, Danielle Cushnie, was nothing short of a nightmare. From the very beginning, Danielle displayed a shocking lack of knowledge and a complete absence of urgency when it came to renting out our home. Multiple prospective tenants who applied through different websites were left in the dark, as neither Danielle nor anyone from Green Residential bothered to contact them.This negligence resulted in my property remaining on the market for far longer than it should have, costing me continuous fees and payments. Whats worse, when confronted with their mistakes, Danielle showed no accountability whatsoever. Instead of offering solutions or taking responsibility, they were quick to make excuses and deflect blame.I strongly advise anyone considering property management services to steer clear of Green Residential. Their lack of urgency and willingness to rectify their errors could lead to a financial nightmare for anyone involved. Save yourself the trouble and find a more competent and responsible company to manage your property.Update:After firing Green Residential, we found a new company. Within a WEEK, we had THREE applicants for our home! All of them had NO pets! (This was the excuse that Green Residential used to explain why we received no applicants.) I was extremely angry for wasting my time with Green Residential. After 27 days we only had two showings and no sense of urgency or solutions to help gain traction on interest. We couldn’t even get a hold of our realtor at Green Residential. I had to call SO many times just to get an answer from anyone! We even found two people that might be interested in our home and Green Residential did not respond to them. When I confronted the realtor, Danielle about this, she responded saying “Do you expect me to follow up with every lead that inquires about your house?” I was blown away by the ignorance and lack of professionalism. STAY AWAY from this company! A word of advice for you, Green Residential and Danielle Cushnie. Lack of professionalism and a multitude of ignorance and unwillingness to accept responsibility is a recipe for disaster. Do better…
I have been interacting with Green Residential since August; I had read the reviews beforehand and to be honest was very concerned. My first interaction was with Jenna the assistant office manager; she was polite, to the point and transactional. It did not warm my heart at all. Then Antonio T. got in the picture and turned it all around. Antonio and I had a lot of interactions and he is definitely more relational than transactional. He is always quick to respond to emails. At times, he just picks up the phone and calls me directly - which I absolutely love and appreciate; as I am a bit old fashioned. He always stays on top of my needs and keeps the line of communication open until what I need is resolved to my satisfaction. Green residential is fortunate to have Antonio on their team ;and I hope the rest of their team is like Antonio. That will go a long way.
We are a little over a month into using Green Residential as the Manager for our rental property and it seems like we have made a good decision. They are responsive to work orders raised by the tenants, they keep us promptly updated with issues raised as well as with resolutions. It gives us peace of mind that our tenants are taken care of and takes the burden of managing a property off of our shoulders. We intend to continue using them and wanted to use this avenue to thank them for their professionalism and hard work!

Green Residential has been fantastic. I had a very unfortunate set of circumstances as soon as I signed up with them and my house flooded. They helped me through it and guided me to call the insurance and had their guys take pictures. It took almost three months between the time I singed up with them and the house being actually ready to go on the market. They helped through it all even though they havent even been officially takin money for it. They have been great.
These are the issues I’ve had with Green Residential in 6 short weeks of having them “manage” ( I’m using this term loosely ) my newly remodeled Houston property before I parted ways with them and decided to sell my unit rather than deal with another Houston “management” company:1. My unit was remodeled only 6 months ago and was already refreshed to be re-rented. It only needed an $800 washing machine and a valve replacement. My manager got a quote for another refresh which I didn’t think the unit needed and the quote was $7,000! I told them it was x5 more than other quotes for the same item list and asked them to get a couple of other more reasonable quotes. They told me they weren’t going to do it.2. They only hired companies that charged for estimates ( that are usually free ) without telling me so I was on a hook for the quotes I got. Unacceptable.3. They ended up telling me that I was asking for too much of their attention ( you know sending them messages asking them to do their job ) suggesting that they either wanted to abandon the management agreement or raise a monthly fee on me.4. One thing their agreement had that others didn’t was a clause stating that if you wanted to fire them – they would still charge you a 3 month fee. I wasn’t sure why in the world they would have that but now I know!5. In 6 weeks of management they were not able to replace a stove knob after failing to get the part twice.6. They have also abandoned their lockbox which I had to ask them to remove after my HOA management threatened me to charge a penalty fee for that.If none of the above bother you, then this is the management company for you!
Green residential has very poor customer service. They dont even have a phone operator you can call them constantly, will not answer the phone at all.We Displace doing a storm and trying to workout payment arrangements for the month.The following month and cannot get anyone on the phone.
After the more-than-rocky star we got off to with a separate rental company for our new rental home, we are absolutely thrilled to be leasing with Green Residential!! They and Neitra deserve all 5 stars given! Neitra is respectful, above-and-beyond helpful, professional… And honest, I haven’t spoken to anyone at GR who wasn’t conducting themselves as she does. Cannot say enough good things!

Mary Martinez notified us about a plumbing issue and provided a quote from the vendor promptly. We asked for a second quote for some other work and she was very quick to get a response from the vendor. She also provided more information about the charges and the work that had to be done. Mary’s communication and customer service skills are excellent. We felt comfortable that everything was handled properly for our property.

We moved into our new home a little less than a month ago and anytime we’ve needed anything we’ve had no issues getting help and quick! Mary has been great with making sure all questions and concerns are answered quickly and that I always know exactly what’s going on with my request. Would definitely recommend!

I have had a non-working toilet in my primary (master) bedroom since I received the keys June 14th. Ive submitted a maintenance request as required and it has seen 2 different plumbers 4 different times and still fails to work. I have been reassured the guy that has come out 3 times already will reach out to me to fix it yet he has failed to do so. It is currently July 12th. Almost a full month of fighting with Green Residential to get anything done. I have also offered to get my own reliable plumber I have a great relationship with to come out within the hour and then submit the bill for reimbursement but Im told nope.
The leasing team, specifically Sophie and Jorge made this process so incredibly easy! I always received a response within the hour and they answered all of my questions and provided additional info without me even requesting it! When I moved into the property several things needed to be repaired. Although it was harder than it should have been to get the property owner to agree to fix everything Green Residential was helpful being the liaison.Then when I was ready to move out the property owner tried to keep the majority of my deposit. Green Residential acted as the go between and after a short back and forth I was able to get the majority of it returned.Paolina @ Green Residential was polite and professional throughout the process.

I have tried to contact realtor for the past week or so and they have been completely unresponsive. And I scheduled a walk through and no one even showed up to the property or sent me any kind of text or anything saying they would not attend. I left a message and no one contacted me at all.
I have been using Green Residential since 2020 to manage my house while I am out of the country for work. The whole team does a great job. Phillip, who handles repairs and maintenance, does a great job in particular, getting stuff resolved quickly and sending me multiple updates with pictures and videos to keep me in the loop. Thanks!
I called Green Residential to fix my air conditioning unit and they sent out someone who couldnt arrive at the scheduled time and all he did was inspect the outside unit and totally ignored the unit in the attic. After I called Green Residential to let them no it was still not working, I was told flat out told that it was fixed and that was that. Im a disabled Veteran with a heat injury from my time in Iraq and I need my ac unit to work so the back part of this house wont be in the the 90s. It would be nice for them to fix the issue so my electric bill isnt $200. I know nothing will come of this and I will probably have to hire an attorney to get anything resolved.

I paid my last months rent a month in advance. I also called their office a couple of weeks ago and they explicitly stated over the phone that the advanced payment credit would be applied and no funds would be removed from my bank account. I also removed my payment information from the Green Residential Tenant portal just in case.None of that mattered. They still pulled the funds from my bank account causing a negative balance while I am stuck trying to pay people for my move.Ive been calling and emailing Green Residential since yesterday and still no one has gotten back to me through email or phone to resolve this issue.Also, it doesnt seem like they actually remove your payment information from their database when you delete it on their website. Renters beware!Green Residential is an extremely incompetent management company.

As a tenant in a Green Residential house for over five years we have not been very impressed with their management or how they like to communicate. We just renewed our lease and having trouble with Green Residential only wanting to communicate via email but after a long and drawn out email train I asked for a call and a very professional person named Tiffany texted me and asked if she could call. Tiffany was very professional and apologized for the trouble we where having and resolved everything with a five minute call. If you plan to use Green Residential for managing a property or leasing a property from them I highly recommend working with Tiffany.

Today I dealt with a lady named Kari Mercado about my lease agreement with Green Residential. Ms. Mercado was knowledgeable and concise. I asked her several questions about my old leases which she quickly referenced back to me. The speed of her replies surprised me as the matters were things that I didnt even know or remember. Our conversation was cordial and pleasant. I never met or heard of Ms. Mercado before our phone call today but I would definitely recommend that Green Residential do everything possible to keep this shining star of an employee--the usual stuff raises, bonuses. Ms. Mercado, thanks again for your thorough and friendly help.
Everyone I dealt with within Green Residential was very helpful! Most of the time I got a very quick response (which seems to be impossible to find when renting a house)! Jenna Robertson was very helpful when it came to getting me info on moving in! The only part I did not love was that the first months rent/deposit was a bit restricted as far as payment method (The most convenient being Zelle which has daily limits on how much you can send). However, other than that, the entire process was smooth and easy!

Theyve been great and easy to work with! When I moved to Houston two years ago, I was not very familiar with working with a management company. I was used to dealing directly with owners and was wary about management companies. My wariness has been put to rest thanks to Green Residential. Their staff is courteous and get things fixed in a timely manner. Theres been times when weve had emergencies and they were quick to respond, even after hours. I am very thankful for their great customer service.Edit 1/2/20: We had a major plumbing/sewer issue and after determining that it was the city’s issue to fix, Ashleigh from Green stepped in and was on top of it. Even before we knew who the repair belonged to, Green was extremely responsive and got plumbers to help temporarily fix the problem till the city could repair. Mind you, many times these were late hours or weekends. Working with back and forths from the city is not easy and requires a lot of follow up. I could not have done it without her. Thank you!! 🙏🏼

We recently had the displeasure of working with Green Residential and I cannot express how unhappy we were with their service from a landlords perspective.From the beginning, it was clear that the staff had little concern for the needs and concerns of their clients. They were consistently unresponsive to communication and seemed more interested in collecting rent than actually managing the property.Maintenance requests were consistently ignored or brushed off, and when issues were finally addressed, they were often done so in a sloppy and inadequate manner. The property was consistently in disrepair, and it was clear that the management company did not prioritize the upkeep of the units.To top it off, the staff were rude and unprofessional. They seemed to have no understanding of the importance of good customer service and seemed to view their clients as an annoyance.Overall, I would not recommend working with them to anyone. They are unreliable, unprofessional, and do not prioritize the well-being of their clients or the properties they manage.

We recently switched to Green Residential after a not so great experience with another property management company in Austin. As out of town property owners it is not always easy to stay on top of things and especially during the past two years with us not traveling as much.So far our experience with Green Residential has been outstanding. Every person on their staff has been responsive and professional. It seems that they have a very organized system in place and it has been very easy for us to deal with them. Same for the tenants.They are originally out of Houston and I was concerned that they do not have a big enough presence in Austin but those concerns have been unfounded. I have rented a house for a couple years through Green Residential.Every time I have a problem, I had a lot of issues getting things fixed. This most recent time I had a plumber come out multiple times (almost every week) for over 2 months just for a leaking sink. I do not like the vendors that the company uses. The last time I had a plumbing problem, they flooded the bathroom and used my personal towel to clean it up- not even asking for something to help clean it. Left me a huge mess.I will say that Kari Mercado was extremely helpful in keeping up with the status of our sink problem. She was courteous and understanding throughout the process. I do like working with her through Green Residential, but am hoping they will find a different vendor if I have another problem.Update: Phillip came out and fixed my heater quickly and efficiently! Only one visit and he had to change parts. Thanks so much Phillip.

Green Residential is a life saver for landlord. I am not living in Houston while my house need to be listed for rental. I have expected a nightmare because there is a lot to do to get the house ready, painting, repairs, HVAC, even landscaping. I could not imagine how to coordinate with so many vendors when I am not there in person. But Carol from Green Residential made it all happen, quickly and with very reasonable cost. She coordinated with different vendors (very responsible and reasonable contractors), got quotes and communicated with me promptly with all details and addressed all is needed. Now only a couple of weeks after she took over the property from the prior tenant, the house is ready to be listed! And the procedure is totally effortless and pain free for me. I agree with the bad reviews. I wish I had read them before applying and wasted my time and money.1. Application was incredibly tedious. It took so long to complete especially the animal profile. They ask for a comprehensive record including the shot records, microchip, and vet info.2. There were hidden fees in the lease that were only mentioned after submission: $75 app fee + $150 filing fee +$22 monthly fee + $53 verification employment + required to hire a professional to deep clean the carpet before move-out despite the move-in condition being dirty.3. You have to give a lot of sensitive information to verify your income through Plaid such as all your account balances and all transactions.4. Move-in conditions were terrible. None of the requests were acknowledged. Even changing a light bulb in the garage was a pain to ask. The dishwasher appeared broken and had a pool of stagnant water that attracted multiple mosquitos to swarm the kitchen. The backyard was full of weeds and patches of dirt instead of the lush grass being presented on HAR. The carpet had black mysterious spots and mud but they said it was already professionally cleaned last week even though we told them we just viewed the property a couple of days ago.5. Sophia, the transaction coordinator, called me at work multiple times and stated she has been trying to communicate with our realtor. However, we found out that was not correct. He did not receive any calls from her. She did not even have the correct office number listed. I asked our realtor to call her to rescind our application, yet still sent another email asking the same thing he had already confirmed with her.Sad about wasting money and time but glad we didnt sign a 2-year lease with this company. Luckily theres a cheaper house in the same subdivision that is clean, has new appliances, the application was simple, has no hidden additional fees, and has good reviews. Bye Felicia.

Green Residential have been property managers for the home where I currently reside for less than 1 month. So far my experiences with them have been positive. They have handled my maintenance requests in a timely manner, maintained open communication regarding the status of maintenance requests, and billed the trip fee / deductible through the payment portal where I pay my rent. I have interacted with Martin and Osmar in regard to maintenance requests, and they have both provided satisfactory service and excellent communication.My only complaint is minor and more on the technological end of their services. I wish I could request maintenance through my resident portal. Instead, I have to go to the website and use the chat bot, which is kind of a pain in terms of the amount of effort and time it takes to enter a request. It also doesnt allow me to track the status of the request (there is no record in my portal of the request--all communication is done by email and phone after the request is submitted to the chat bot). And then when the deductible / trip fee was billed, it did not alert me that a payment was due (like it does for my rent) but it showed as past due, which honestly just stressed me out. It isnt quite clear if that fee is due immediately or upon payment of the next monthly rent payment, so I went ahead and paid it just so I wouldnt be penalized for any late payments.Overall, I have been pleased with Green Residential, and I hope they consider modifying the portal a bit to make it easier for tenants to submit requests and to understand when those associated maintenance trip fee payments are due.

Ive been renting a properly through Green Residential for a little over six months. If you have a well-maintained property and an attentive landlord they are MAYBE okay, but if any complicated maintenance issue arises they are simply not able to handle it.A week ago I reported a water leak in the ceiling. It turns out that the roof has a hole and squirrels have been living in the attic, and they chewed through the AC drain line, causing a water leak that led to part of my ceiling collapsing. It took four days, a complaint letter, and a visit to the property management company before anyone fixed the leaking pipe. Now they are addressing the hole in the roof and the squirrels in the wrong order according to the exterminator who I spoke with, and Im likely to have more issues before this is all over.Additionally, my lease says that I am responsible for preventative and routine pest control, which usually means things like roaches and bedbugs. Green Residential tried to tell me that I had to pay for termite treatment and the squirrel removal EVEN THOUGH these are structural pest issues, and structural pest issues are the landlords responsibility according to Texas Property Code.Reporting an issue to Green Residential is a huge pain because their maintenance ticket system is not connected to their online tenant portal, so every time you report an issue you have to answer about twenty chatbot questions including your name, address, and email address. And they have a third party company that takes tenant phone calls, so even if you call you cannot talk to someone who can help but instead leave a message with someone who passes it on to Green. Oh, and the phone answering company also asks you to spell out your name, address, and email address. I had to do this with water dripping from my ceiling.Leaving 2 stars instead of 1 because early on they were responsive for simple maintenance requests such as metal stuck in an electrical outlet from a previous tenant.
I just moved to a new home and Green Residential is the management company for this property. It was a VERY rough start (no garage openers, no mailbox keys), but once Antonio Torales took over, everything has been fantastic. The service and maintenance requests being completed, the contractors have been great, and it has been very easy to work with Antonio. His communication has been superb. If I could give this company 0 stars, I would. They dont care about the tenants, have low standards for homeowners, dont know who they contract to clean the homes prior to move-in but a blind nutless monkey could do a better job. Their saving grace, Antonio, seems to have left to greener pastures, but that leaves us hopeless to get any issue resolved in a timely manner. Im eager for our move out date and vow to never give my business to this company ever again.

I lived in a rental property managed by this company for 2 years. As a tenant this was an awful experience. You can’t get a live person on the phone during business hours, ever. You’re only able to leave a voicemail or email and hope they respond quickly with an answer. And there’s frequently not good communication via email.It was incredibly frustrating trying to get information, or get anything done with their system. From needing repairs on the rental home, to the move out process.
We have worked with Green Residential for about 2 years now and everything has been great. They always respond to any questions and they take care of any issues immediately. They really care about our property, our tenant and us - the owners. They are so thorough with their accounting too. I have never had any questions or doubts about the monthly statements they send because everything is always super clear. Recently we have been working closely with Luis and I have to say he is great and goes out of his way to solve any issues we have with the house. I could not imagine a better management company. I switched my property management company to Green Residential one year ago and I’m really happy with their professional services. Their communication and follow up are great. I’m living overseas and it’s hard for me to deal with a lot of matters and they helped me. My houses are not looked after by one member of the team but by many members. They are very nice, very efficient, fast in response. They were quick to find me the tenants. I highly recommend them.
Constant stream of new employees who are more clueless than the ones who left. We had several rent houses they managed poorly and have moved our business to another management firm. Owner Leon Green doesn’t have a clue on how to manage his people.
