Sold me a trashed house. Be careful if you buying a house from this company, dont agree to a lease back because if the house is damaged by the seller-tenant when they move out, New Western wont intervene and you will be at a loss if the damage is big.

I was warned a while back of how notorious this company is at wasting Sellers time. They get the property under contract, have ZERO certainty of closing, ask a lot of stupid questions while under contract and back out the last day the option period. After of backing out they will try to offer WAY less for the already priced way before the market value deal. I dealt with Evan Samoff which was a complete waste of time. There are some acquisitions companies that actually buy the properties outright instead of wholesaling the contract.

Selling a home to New Western. I usually dont waste my time with wholesale companies that are set up the way this one is. David Spence called and was ready to sign a contract and get things going: I told him up front, dont waste my time or yours if youre not actually going to close this transaction. We get a contract signed last Friday morning after waiting 3 days for the contract. Now here we are Tuesday midday with no EM deposited, title company is a mystery (shows one on the contract but who knows what office/city?). David doesnt answer his phone ever, not sure how he gets business done with this poor business acumen. Be weary selling to this company.

Im a real estate investor based in Houston, Texas, and I initially chose to partner with New Western. I had placed a great deal of trust in this company. Unfortunately, my first deal fell through because they sold me a piece of land that the owner couldnt be located for. My deposit was held for 14 days, only to be returned with a simple apology, stating that they couldnt locate the owner. Moving on to the second deal, where I purchased a house, I encountered issues with the owners flexibility in closing, resulting in a $10,000 loss. My advice to fellow investors who value their finances: Before signing any contracts with this company, make sure to consult an attorney to scrutinize the terms. It seemed like the contract was written in a way that disregarded the rights of the buyer entirely. My experience with New Western has left me deeply disappointed; everything changed after I sent my deposit. My mistake was placing my trust in this company.

First, let me just state that the entire process of working with Randy Bui (from initial phone call to final closing) was outstanding! If I could rate it 10 stars, I would.After my brother passed away and I flew into town to discover my family home in complete disarray, I was depleted emotionally and physically. I had 6 different realtors/brokers visit over a 2-day period (in the midst of planning a funeral) and Randy was not the highest bid, but he was the only one that I sensed trust in his character. Interestingly, he also was the only one that did not immediately give an offer and I respected that! He promised to work the numbers and call back, which he did within 2 hours. Some of the realtors gave offers over the phone before even seeing the property, which did not seem right to me.Throughout the process, Randys communication was excellent. He stayed one step ahead of me, explaining solutions for how to close with the house in my fathers name (who lives in Spain) and me living in Colorado. He understood that we were on a short timeframe and the closing of this house would allow us to remove quite a bit of stress in a tough situation. Surprisingly, in the midst of all this, every single other realtor was calling (one 2X a day) to let me know that I had made a bad decision and that the deal would fall through. They encouraged me to terminate the contract and offered to bring cash to my house. It was disheartening to observe professionals preying on someone in a tough situation. We stuck with Randy and are glad we did.This brings me to Lynn Shearins help (Alamo Title) in the deal. It was obvious from Day 1 that Randy and Lynn have an excellent partnership for serving their clients. I was copied on all email communication (as minor as FedEx labels), which really helped seeing that the process was moving along (especially since I had other realtors telling me it would not go through). Lynn was so responsive to multiple email questions regarding small details and some of the numbers on the HUD statement. In fact, she even responded late at night, which so impressed my Dad and me.I received Randys name from a realtor friend, but I dont think she had personally met Randy, so this was a shot in the dark. I have told her that if she is ever in this situation (or any of her clients or other realtors) that there is no one to use but Randy Bui.

I have been doing business with Trey Watson at New Western Acquisitions for 1 year now. Trey has been my go to source for SOLID deals throughout the Houston market.
