I have lived in Jamestown Colony, section one since 1988. My experience, especially with our PMG of Houston contact, Jaclyn Hale is horrible!No communication, no action, and very limited responses when there is a response. Two of our HOA meetings have been canceled almost back to back because of her incompetence.I have always paid my dues and application fee’s but I do not feel I am getting even the minimum of service for my/monies.For examples: I paid and correctly submitted an application for a new fence, that was October 28, 2024, today is January 15, 2025. Not even a response to date.I have a neighbor that is accumulating trash next door in their backyard higher than their fence, almost the length of the fence. These neighbors have not replaced their front, back, or side fences since Houston’s last storm, the accumulation of trash is clearly visible from the front facing street. Their back neighbor has a swimming pool that is open to the public, no protecting fence where my child could drown if not attended and wandering or even animals. These neighbors also have a large dead pine tree that is a safety concern leaning towards my property/residence. These neighbors potentially have a family member working for PMG of Houston that covers for them?Then I get a letter for material on the driveway for HOA approved construction at my home? Waste of resources and money.I filed a complaint with PMG of Houston, Jaclyn Hale December 28, 2024 about these neighborly concerns. As of today, January 15, 2025, no response, no resolution. At this time I would never recommend PMG of Houston or any service provided by them.

I live in Anderson Wood, TX 77070. Associa PMG is a nightmare. No one in the department seems to work, and no one responds. They try to force everyone to pay the HOA convenience fee through online payments, and if you send a check, they claim it takes 10 to 14 days to process—but in reality, they just don’t want to do their job. They intentionally delay cashing checks so they can charge late fees, even for checks sent over a month in advance. It’s absolutely ridiculous.

I wish i could give them a negative rating ! Scam at its best. I called them minimum 50 times to pay my HOA fees as my account was locked. I sent them email and left voice messages but no one ever replied. Only 2 times they received my call and said they will let me know the update. But none called !!! This is the worst company you can deal with and surprisingly they are (supposedly) taking care of home !!!!!! I believe bunch of scammers have united to run this company and successfully doing it !

I’m giving 5 stars ⭐️ for Rose Rodriguez! No one really enjoys dealing with the HOA because it’s usually when something didn’t go as planned. But Rose is really patient and takes the time to explain and understands that people’s emotions are already inflated when they’re talking with management companies. It’s great to have someone like Rose on the other side of the phone when calling management companies!

I am extremely disappointed with the lack of communication from the HOA management team. Despite multiple attempts to reach out via email and phone for over a month, I have not received any response from the community manager Tiffany nor from Alicia, whom I was directed to by the corporate office. My last email was sent on 10/10/24 I have yet to hear back.We transitioned to your company a few months ago, expecting an improved level of service and responsiveness. Unfortunately, this has not been the case. The previous company, despite their flaws, was at least responsive to emails and other forms of communication. The lack of communication from your end is not only concerning but also unprofessional.Additionally, there has not been an HOA meeting since your company took over, which is an important aspect of maintaining transparency and communication with homeowners. The community deserves better, and I hope that this situation can be rectified promptly.Please address these concerns as soon as possible and provide an update regarding when we can expect a response and the scheduling of the next HOA meeting.Thank you for your attention to this matter.Unfortunately, since I couldn’t get a response on email, hopefully I can get one since it’s on google.

Asocia Property Management has been one of the most difficult companies I have ever dealt with. They are quick to issue violation letters and charge certified letter fees, including title search fees, without first informing me through certified correspondence about the title search. When I requested a certified, dated letter regarding the title search prior to the fee being applied, they were unable to provide it. Also unable to provide the “title search” that I have requested to see since I was forcefully made to pay for it.The company is extremely unresponsive. Each time I call, I’m placed on hold for over 30 minutes just to speak to someone about addressing a violation. On one occasion, I even received a violation for an issue that was my neighbor’s violation. Although I reported the mistake and was told it would be corrected, months later, the violation was still on my account when I followed up.Furthermore, Ceola, who is supposed to be managing these concerns, does not return calls or respond to emails promptly. It typically takes 4-5 days to get a response. While I understand busy schedules, even a simple acknowledgment or timely reply to an email seems too much to expect.HOAs should avoid this management company. I’m not sure how they maintain a 4.0-star review when so many reviews I’ve seen are negative, with numerous 1-star ratings.

Their system was down and when I called to pay for association fee they couldnt find my home address in their system because the association company was changed. pmg is the worst association company in the world. I can name 4 or 5 people worked their that give wrong information but unfortunately they fired them and new people came. I wish I had the team members name, they are bad people as Board team members. They forced to pay $1200 on top of the associations fee which was paid but their system was down. Bad company they are horrible people, if I had time I would sue them.

Its a canned response and another delay tactic?So interesting to see others are complaining about the overall response (or lack thereof) received from PMG of Houston. No call backs, no response to email, certified mail or phone calls. I been attempting to meet with my community Board of Directors to resolve a disputed escrow charge for which PMG charged at escrow but not identified on the management certificate. If you want to wait six, seven or more months to get a clear answer to specific questions or the complete blocking of a dispute meeting; go with these folks, their abundant lack of service is award winning. Penny...Albina, award winning community managers, I am nominating you both for the worst customer service award! Yall deserve it.

This is the worst management company by far. We called principal management group to pay our annual HOA dues only to find out they don’t accept payment. I was told I needed to create an account on TownSq. Why is it they are requesting this annual fee and yet cannot accept payment.Seems like this management company is just out to nickel and dime every home owner it can. When they send out violation letters they are not sending them as regular mail. They are sending them out as certified letters charging the homeowner this $20 fee. For every single corresponds they are mailing you. Doesn’t a certified letter cost around $5.00? Don’t you forget that $25.00 handling fee.We have had other management company’s manage our Anderson woods neighborhood and this company is just out to take your money one letter at a time. There have been a massive amount of complaints with this management company sending out violations for the smallest things like window blinds being broken. I’m sure these were to “Protect my property value”The front desk lady Kristie will hang up on you if questions your asking her are to difficult for her brain to answer.And the manager of our neighborhood Ceola is doing everything but managing. She is a very difficult person to reach. And fails to answer questions on why she took your money and where in writing states the action she took was really required.I do understand how this company is still in business, cause Ceola is killing it with the certified letters, the handling fee’s and the interest charges. And I’m sure that our Anderson woods Board of directors are getting their cut also. Win win for the HOA BOD and HOA managing company. I’m sure their closed door meets are just about how can we make more money off the Homeowners.

One of the worst businesses I have ever had to deal with. Unfortunately this is who my HOA decided to use recently. I have had to file a BBB report due to the issues I have been having for over 5 months. They do not answer the phone, it took me forever to speak to the right person because I was directed to the wrong property manager a few times, and even supervisors are nonresponsive. I have been requesting a meeting with a member of my HOA board for over two months due to issues with this management company and have yet to have a response. I do not wish this property management company on anyone!

My house is in the community managed by the Robindale Creek HOA which is under PMGH. We have had so many issues without any resolution and no responses from the property manager (no email responses, no phone calls answered). The fences are down and have not been repaired, which is the responsibility of the HOA, the water bills keep getting these fees that make no sense, but no one will answer the phone or emails!!! Its ridiculous. The property manager Christina never responded. Same for the pen before her, and the one before that.

This is a BASIC improvements of concrete in my property, Belinda Miller helps me to understand rules so I can understand what can be done, she has been very responsible on her job.Unfortunately, Belinda is not the one who makes the decision, the decision is made by The Committee, which is THE WORST of communications skills, I mean with this that is not that they have POOR COMMUNICATION, NO, its WORST than that, it looks like they havent refer to me every time they send an email for my application with NO INFORMATION, with NO QUESTIONS, its something that just can be understood by someone who reads the emails because if I explain it here you wont understand.I have ONE MONTH waiting for their approval, and they just dont have any days to review, they dont have anyone above to be proactive and solve every homeowners needs.Definitely, this team called The Committee who are the responsible to review the applications submitted, needs a HUGE TRAINING SESSIONS, or just replace the whole team for a competent one. 100%.Im impressed that this is still a problem, because now that I can read other reviews in here, you can see that the problem has been there for a while and still with the same communication problems.Something upper management needs to pay attention for the good of the homeowners that depend on them to improve anything on our properties.

I have lived in Windsor Lakes for 20 years. Our Property Manager, Kim Gonzalez, has been very attentive to our resident’s needs. When I had an emergency and a large tree fell on my house, she immediately directed me to the help that I needed. She has also responded very quickly to some property issues that came up for me. She handled everything in a very professional, yet personable, way. Kim is definitely an asset to our community!

Ive contacted the office of PMG on three occasions dating back to 4 months ago about the outdoor upkeep of my neighbors home. Rather or not they have attempted to contact my neighbors about the matter, is questionable. I can only say there has been no change. If someone from the PMG company is assigned to cover our neighbor and notate violations, they would have discovered the issue of which I have called about long ago.

I had to submit an application to our HOA for approval to get our roof replaced. The person assisting me with the request was Belinda Miller. Recently bought house in Splendora. To get pool access fob I suppose to drive in Houston downtown for 1 hours and provide money order on 25 buck. Why they cant send it by mail? Manager we would love to help you with your concerns. But all help is just email, which not answering the questions fully and if you wanna change something go on hoa meeting with homeowners, which is once in the year!!! Thats ridiculous.

Recently I sent a request to TownSQ to upgrade my wood fence. Thanks to helps from Ms. Belinda Miller, I was able to complete my home improvement application and received the approval of TownSQ within 2 weeks. Ms. Miller was nice and kind when she explained to me the aspects of regulations/requirements from the the government document. I have been furnishing landscaping, playground maintenance and steel fencing to many management companies in the Houston area for over 20 years and I found PMG to be most professional and extremely responsive to vendor needs in getting projects completed in a timely fashion. Additionally managers such as Aquila T. developed strong partnerships with my personnel to accomplish the many projects we performed for their locations.Of course her involvement and buy in to my projects got my invoicing completed and paid quickly. I would give this company a 5 star rating with particular credit to Ms. Aquila.

Our current HOA manager in Spring Crossing Section 1 in, Spring, TX is Valerie Fisher. Im telling yall right now that the reason we are with and intend to stay with PMG is because we have Valerie. There are a lot of management companies to choose from out there but her leadership in our small, mainly first time home owner, community is the only way we will survive as a financially solvent HOA. We have had other PMG reps before but none like her. We need the strong, no hesitation guidance that she is currently providing us. Without that I see a bleak future for our community. I wanted to take a few minutes to show appreciation to a specific person and the team she works with. A little about the situation, I wanted to get solar put on my house. The solar company took care of everything, including communicating with the HOA. Apparently there was some missing information that the HOA needed, but the solar panels were installed anyway. Fast forward about a year and half and I get a denial for my project. HOA apologized for the delay in the denial, but apparently there was a problem with their system, so I didnt get notified. I contacted Belinda Miller who is the one in charge of projects like that. I told her the panels were already on the house and working for over a year. Instead of giving me a hard time because the panels were on there without approval, I was able to get the situation resolved with no pressure from HOA. I took six months for me to get the information I needed from the solar company, and not once did Belinda contact me asking for a status update, nor did I get letters stating that I was in violation and possibly going to get fined. They waited patiently for me to provide them what was needed, and when I finally did, It was approved for me in about day. Thank you Belinda and team, really appreciative of your help and understanding!!!

We’ve had difficulty with rotating Property Managers at our neighborhood. Some of that was due to managers not being effective, and the last one left the company. The reason for my relatively good rating is that there is one thing that has been consistent throughout. PMG’s Admin Assistant, Albina Sifuentes, has always been there and has always been very responsive and helpful. Without her there, my rating would have been much lower. Whenever I need action on something, I can always count on her to handle things and I am very appreciative of that.

I purchased my new home about one year ago and I have worked with Belinda for multiple projects around the house that needed HOA approval. She personally walked me through the process for each project showed me the requirements in the HOA builder guidelines that helped get everything approved very quickly. Without her great costumer service I could see this being a much more difficult process.

I have lived in my neighborhood (Woodmark) for over 10 years and have seen property managers come and go. I also served on my neighborhood ARC Committee and Board of Directors, so I have worked closely with the management that PMG Associa has provided. Every management relationship seemed status quo….until Valerie Fisher was assigned to our HOA after our property manager left to move closer to her family.When Valerie Fisher came on board, I could tell this lady knew her stuff. She hit the ground running and I was absolutely amazed how easy it was to communicate with her. When I had a question, she answered it immediately and if she didn’t know the answer, she found it within minutes. Her experience and knowledge are truly an asset to any community.When we had unruly board members, Valerie went out of her way to call them and resolve the issue….immediately. Her ability to deter a divisive situation is a true gift. I have seen very few property managers show as much interest as Valerie has. In fact, when PMG promoted her and assigned us a new manager, we asked if we could have her back!If PMG Associa continues to set the high standards we have seen in Valerie Fisher, this property management company will surely shine above the rest.

Constant water issues/pumbing issues and this Property Management Group does nothing to help. Neighbors experience sewage water as well and our other neighbors across from us complain of dirty water. The typical response is that, well unfortunately, this property has an old plumbing system and well, we just have to deal with it. REALLY??? Thats what we pay for? We pay for what....for unlivable conditions to a basic human right, and lack of clean water and a dirty home? By the way, we are responsible to incur all costs when it comes to the damage of our property. Weve recently been flooded with sewage water and all floors have been gutted (on our penny) and now weve had to stay elsewhere. 5th time this month our unit clogs up. NOTHING IS BEING DONE TO PREVENT THIS.

We used this company for years. It was never great but never awful until we turned all of our management services over to them. They charged double the contracted rates, paid bills late causing us to incur late fees and ruin our credit and reputation with our creditors. They mishandled the invoicing and collections of the annual dues. They double paid invoices. It is hard to believe how badly they messed up our books in only 5 months. And they won’t refund any money they just took out of our bank accounts. I would NEVER trust them again. I highly recommend you look elsewhere for your property management services.

1 star is actually too much, Amy Ballard is far from professional and a good example of how this place needs a face lift starting with her. I have asked her (Community Association Manager) for keys/code to gain access to laundry area/pool area years ago when my husband and I purchased this unit. Now, I would like to be able to show the laundry room to a potential buyer. Her passive aggressive response was they dont give keys to realtors. What about me I am the owner????????... I am sure you can verify that!!! I did not ask her to give, fax, mail distribute any keys to a realtor.. I need the keys!!!!!!! I can pass these keys, the code over to new owner..I have also informed her of a termite issue, instead of her wanting to see the report .. her response via voice mail, was there is no issue... this woman has exercised zero professionalism and 100% work avoidance... I reached out to her to have common hall way area maintained, cause it smells like a place for dogs to defecate. Informed united for sale, to ensure a pleasant experience for potential buyers, had Green Leaf Maid service to clean.this does not take a PHD or Masters to resolve... looking for resolution will reach out to this lady via phone again today

We are former condominium owners at Stone Creek, Alden Bridge, The Woodlands. Texas. The HOA for the community is PMG with PMG contacts being Penny Prothro and Wendy Chaires. We sold our unit on 25-August-2023. Despite no longer being property owners, PMG withdrew the HOA fee from our checking account approximately 5-Sep-2023. The refund amount is not in dispute. However, we have asked on at least three occasions when the refund will be paid and the form of payment. To date, 7 weeks after the withdrawal, PMG has not informed us of a path forward for the refund.

Felicia is so happy and friendly all the time! I have asked her questions in person and over the phone several times and she has been very helpful with answering them. She is able to multitask very well and on both occasions I went to her office she politely split her attention between myself another resident waiting, or resident on the phone. PMG handles homeowner association for my community. Ashley Howard is our point of contact and Im wondering how she still has a job. She is one of THE WORST representatives Ive ever encountered. Ive been emailing her for years with responses far and few in-between. My issue would not have been resolved if I hadnt taken drastic measures on my own. Neither Yvonne nor Memone could be bothered to pick up their phones all week, return voicemails, or respond to pages from support staff. Update: It has now been 22 months since my request for a repair and still no action. After a very unprofession email, I was a Karen and emailed the managers supervisor. Did not get a response, and am now waiting on her supervisor to see why they can get away with such poor management.They ask for a review in all their emails, they will get a review. They are completely unresponsive. I asked for a repair six months ago. Three months later, I checked in again. Another three months later, I check in again, my repair is still not done. In years past, they have refused to enforce community regulations.

Robin was very professional and thoughtful to address all the details and follow up until everything was cleared up. I currently rent a property at Braeswood Park Condominiums and the owner of my unit lives out of state. I lost my key to the mailbox, and after a very chilly interaction with our mail delivery person, the owner recommended that I go speak to the management group. I was hesitant, but went anyway. Amy was in the office that day, and she was fantastic. She spent almost an hour with me calling the post office and working with Rocky, the community maintenance man, to resolve the issue and figure out how to replace the lock and key and get me my mail. She also made sure that all of my information was up to date and I received a parking sticker. I feel more comfortable knowing that Amy and Rocky are looking out for me, and more than willing to help. I could not have asked for a better experience.

The townhome I used to live at is managed by this company and despite charging me $220 to close the account ( which is absolutely not standard practice ) my account was not closed and I was charged $330 in HOA fees even though I no longer live there. I have sent emails to three different managers, and called countless times. The only person I was ever able to get ahold of promised to send my concerns to the appropriate people and I never heard from them again. Any other time I get a voicemail box and no call back. Havent heard back about properly closing my account, havent heard back about refunding the money that was wrongfully taken from my account, and havent heard an explanation why this is the only management group in Houston that charges such a high fee to close an account in good standing.UPDATE: Finally got a hold of the appropriate person, my account closed, and was told a refund check was being sent. Emailed the correct address for the check on July 18th and still have not received it over three weeks later. Back to sending multiple emails that dont get answered, not having my calls returned, and feeling incredibly disgusted with the lack of decency shown by this company. Please do not use this management group for anything unless you wont miss the hundreds of dollars they steal from you.UPDATE: Money stolen from account July 6thRefund check sent on August 15th ( according to management )Check has still not been received by September 6th.

Absolute disaster of a management these people are. They took more than 3 months to approve a simple solar installation package. Then they without sending me a statement or bill all on a sudden sent a certified letter charging me late fees, interest and a fee for the letter itself. Your service is poor. You need to monitor each of your team members response time with your customers and actually follow up on how each request is handled-reach out privately-not this email pressure stuff you are currently doing. Did the resident feel like you were 1) timely? 2) helpful? 3) respectful? 4 knowledgeable? . Your team members also cannot communicate with one another and, gosh forbid, you offer the residents a list of phone numbers to each department when your community manager is not responsive. We pay you to do a better job than this.

Previously I had a bad review here with pmg, and while I still don’t think they are great, the Property manager in Lake Shore Harbor, Shannon Lewis, is making them look a lot better. I have had a conversation with her explaining my side of what I thought had been happening prior to her arrival. I can honestly say that I have talked to her in a day more than I have with any of the other managers in all the years I have lived here. At the very least, she is trying. He is very responsible with the properties he manages , he is on top of what needs to be done and follows up with every single project he assigns me . I love that he goes the extra mile for the properties just to make sure there will he no future issues whatsoever. As an independent contractor , I hardly ever come across companies that pay you on time or that pay what is owed . They have never had my payment short , its always been what its supposed to be. I am writing a review as a resident of Marble Arch. After living here for almost four years, we’ve never had any incidence with any fellow residence nor anyone else .. but the one time an altercation occurred- we had asked for Ms. Amy Ballard to contact us in regards to the issue, & honestly the way it was handled was very unprofessional -when I would expect much more of this Complex. The issue was not ever resolved, nor were we ever contacted - & Ms. Ballard seemed to have solely sided with another resident without ever responding to the opportunity of hearing both sides. The actions taken after this incident were absolutely unprofessional.. & how my family was treated by her has never been anything I’ve ever seen before. My family was criminalized & accused of things they never took part of- & all while never receiving a call to be spoken to personally.I’m truly in awe of how this Complex’s management is being ran, never have I seen such unprofessionalism from any Home Owner Association.Thank you for your time,Tyler Barkhordar

Another horrible experience. I was not notified of an increase in the assessments and continued making my automatic payments, not knowing that they were charging me almost $50 in fees and interest each month for short paying $7.50. This went on until I received a bill for almost $1000.I contacted them and they sent me an email with all the letters they claimed they sent, but I never received. They said it was immaterial whether I received them. We have been arguing for months; it has gone to their attorney, who is equally rude, unprofessional and threatening. They have heaped every attorney and collection fee they can think of and have threatened a lien. They have also thrown in a few violations; even though I fixed the items, I didnt do it fast enough. They have locked my account and will not accept current payments, forcing more late fees. I have offered to pay what I owe, plus interest, also split the attorney fees, but they will not consider anything. What started out as a $160 shortage is now at $4700.

1 star too many. This place has only been in charge of our condos for a short time and has already created many issues. They can never seem to answer the phone or return phone calls, our “property manager” has no idea what was the responsibility of the HOA and management company vs the responsibility of the home owner. We can never get clear answers from anyone, it’s always a run around and half the time nobody knows that they’re talking about. Our community is NOT impressed.

ZERO STARSThis review pertains to the management of the 8299 Cambridge Townhomes properties (leaving names off of here), and the sale of my unit.They are extremely unresponsive and unreliable. My realtors sent a couple emails requesting information from them a week and a half prior to the day we closed the sale of my unit, and we did not receive ONE response until the day before we signed the closing documents. I sent follow up emails once a day (8 or 9 emails) until they finally replied back. We all called them multiple times. I was only able to get them on the phone one time. You dont get any much more incompetent than that...its unacceptable.If you have to deal with them, be persistent and email/call them daily or they will take their sweet time to get back to you. Worst HOA! I had a dispute with them and they never called me back, left messages for Carmen, Delores and other people and know one can help me. Its going on 4 weeks and still waiting on a return call. They are quick to write a report on your house but can not help you. SO Bad!!!!

Very disappointed with the customer service provided by the property manager. Im not saying that the property manager is a bad person, but the way certain they handled issues - they dont respond to emails or call back when needed the most, but extremely happy to charge fees and escalate matters at their convenience.I conversed back and forth with the property manager to get things sorted out with my townhouse. I was upset with the lack of help I was getting to solve this as they emailed me only at their convenience when they would escalate an issue. It does not seem that they are caring at all. So responded to a feedback survey of which it says it would be posted anonymously, however, this was not the case. If you have a feedback survey response - expect people to provide honest feedback and at least work on the matter to improve your service quality in the future, not get upset about it.

Ms. Ballards conduct in management has been unprofessional, divisive to neighbors and non-responsive to say the least. I have sought to handle matters through the proper channels but I have only received evasiveness & excuses for her passive aggressive behavior; going as far as sabotaging easily resolvable issues. I find her behavior highly disappointing, cliquish and should be a cause of concern for tenants due to a conflict of interest for harmony for all living in Marble Arch.

A few years ago HOA charged me 150$ fee due to my previous tenant left some boxes/trash on the curb when they moved out and trash service didnt pick up immediately, but within 5 days the trash has been cleaned, however the $150 fee remained on my account. But the WORST part was, the original $150 kept GROWING astronomically and I was demanded to pay it full $1928 now, which has grown from the original $150 fee with interests &what not. If I dont pay it full i was told the fee will just keep growing more rapidly.I didnt pay the 150 fee initially because I was trying to contact my tenants to let them to pay the $150 but to no avail. However I have always paid the full annual HOA due every year. But earlier this year Associa HOA refused to deposit my payment check of 2022 HOA due and mailed it back to me :(My biggest problem with HOA is the huge growing of the original $150 fee for an trash issue that was fixed a long time ago timely! (Even IRS doesnt charge this high of an interest rate/fee for peoples late payment).I have stopped finding previous tenant to pay the $150, so I dont have issue paying the $150 plus reasonable interests, but what HOA imposed with such additional super high growing fee (more than a thousand) was NOT right and NOT fair!I have contacted HOA Rose Rodriguez several times telling her that I lost my job in early 2020 then last year had a high risk pregnancy and now a single mom with an infant, high medical bills for delivery etc and no job, and this HOA matter has cost me enormous emotional hurt and distress and I tried to seek a resolution with HOA, but I had no help from HOA to resolve this, except they kept demanding me to pay it full meanwhile the fee continues to grow more rapidly every day! And it is growing as of now :(

Horrible customer service and absolutely no communication skills at PMG Houston.I recently tried to contact Ashley Howard, Erica Morgan and Karla Victor, via phone, to obtain some clarification of the HOA guidelines and bylaws for Grand Lakes Katy. None of them answered the phone calls and none of them returned my phone call after leaving voicemails for all three of them.Very unprofessional and very poor business practices. In these times where everything and everyone speaks in anger and discontentment of all that is wrong with this world, Id like to share a more positive and upbeat message. Angela Rivera at the Cypress Mill subdivision office is top notch amazing! Every time I go to the office she greets me with a big smile and a friendly welcome. She oversees our community with professional intelligent ease and completely amazes me but ALL that she does ALL BY HERSELF! The day to day details of running a large community, creating a working annual calendar for all things Cypress Mill. From overseeing that the pools and equipment making sure all is in working order to maintaining the work out room to ensure cleanliness & safety. Coordinating the calendar for the neighborhood swim team, working with area Boy Scouts/Girls Scouts overseeing the rental of our club house for private parties, organizing the incredible huge Annual Community Party each summer, the Easter celebration each Spring, and the fantastic Veterans Day Celebration each November! (She is a veteran mom too!) Working with the Cy Mill Board HOA and keeping the minutes of every monthly meeting! Assisting the Board with what ever they need. She does all this with a constant smile and kind word to everyone she meets. And she does everything ALL BY HERSELF with NO help. In the times Ive watched her work she never sises to amaze me with her seemingly effortless ability to do it all! Excellent service with a smile is what Angela gives to everyone in the Cypress Mill Community! Hopefully this message will be seen by all those at the Principal Mgmt Office and the Cypress Mill HOA Board members. If only I could leave a zero. They will not return calls or emails. They do not address deed restrictions issues. A. Osuna and S. Wright apparently cant be bothered. Large buildings have been erected, a yard that looks like a bad carnival with huge metal flowers, lemon lights and flaming lights of varying sizes. We might as well have a junk car on blocks in the front yard. They are allowing these violations to have a negative effect on our property values and WE ARE PAYING THEM FOR THIS!

My experience with other HOAs in the past had been less than ideal (i.e., leaving messages, waiting forever for a response, slow services, etc.) so it came as a breath of fresh air for me today when I called Principal Management Group of Houston and a live person, Maria, picked up the phone. She was courteous, helpful, professional and able to provide me with exactly what I needed instantly as I was on the phone with her. Zero rating would be more accurate. This group has not returned phone calls, emails or messages sent over a period of six months. They overcharged my 83 year old Mother $170.00 in March and have not returned her funds. The Board of the property where she resides have instructed this Group to return her funds. We are still waiting. This is supposed to be a service company? Quite unprofessional.

5 Stars for Robin Gard who is doing great work at Summerhill Townhomes. The professionalism and responsiveness has really been a welcome change. To say the difference has been day and night (compared to prior managers) is an understatement. Reached out to the company in regards to an issue with a violation we received. The violation was incredibly vague, and the picture sent with it was not visible at all. After the many calls I made to get specifics, when I finally got a hold of someone, the customer service person was INCREDIBLY rude to me for no reason at all. All I did was ask a question, and she was confrontational right from the beginning. Please retrain your customer service team to provide service at a higher quality.

If I could give NEGATIVE stars, I would.This is one of the most unethical and shady companies I have ever had the displeasure of dealing with. Owned a home in a neighborhood managed by PMG, specifically Sally Fredrick. I moved out in Jan 2015 and my in-laws moved into the home. Between the two households with the same last name, we had quite the hassle with the post office correctly and timely delivering our mail. Even to this day, we still have issues, five years later.When we moved out, we were up to date on our HOA dues. My inlaws missed a payment and I received a letter in Feb 2016, stating we owed over $480, when our initial due amount on 1/1/2016 was $363.96. Over $120 in fines and fees? Ok, fine. Clearly, theyre greedy. Never got an invoice or statement about the fees and what they were.I called my inlaws and asked if they had paid the HOA fees. They said they had not. I kindly asked them to pay it. Did not hear anything back, NO MONTHLY INVOICES, NO MONTHLY STATEMENTS from PMG or the HOA. I thought everything was settled. Got another letter from PMG in July 2016, saying now my balance was over $900 and if not paid within 30 days, the account would go to collections.I called PMG and spoke with the rather unprofessional and completely unethical Sally Fredrick. I believe she was the root of all these problems. I told Sally that I no longer lived at this address and getting our mail was next to impossible due to a bounce between the forwarding address of mine and my inlaws and we all have the same last name. Bear in mind we had updated the Property Owners Address in the county appraisal website to our actual physical address which is how the lawyer found us to mail us certified letters.Sallys incredibly rude and uncaring response was, You not getting *YOUR* mail is not *MY* problem. Instead of saying Where do you live now? OR Mail me your new address so I can update your account. OR Our policy is that address changes must be in writing. No, NONE of these did she bother to bark out...instead it was You not getting *YOUR* mail is not *MY* problem. Oh, how that drips of awesome customer service!Hung the phone and told inlaws to pay. They paid with money order.December 2016, I get a statement of account of amount due. The amount was $363.96. Same amount as always. I paid it this time with a check so we could avoid this hassle with my inlaws paying this fool, Sally. As far as I knew, the money order had been sent and according to the invoice received, my account was up-to-date.Tried to pay online. Couldnt so mailed check.Then, in July 2017, I got noticed for the every-so-wonder bulldog lawyer hired by PMG to come collect on my account. Imagine my surprise when, for the past TWO YEARS, NOT ONE INVOICE OR STATEMENT of account ever said I was delinquent! Each annual bill received in December made no mention that anything was amiss on my account. How was this so?I thought this was definitely a scam. After fighting about it back and forth and to make a long story short, I came to the realization that Stupid Sally, in her utter hatred of having to deal with me, had promptly sent my account to the lawyer. The *ONLY* reason I say this is because two other households in the same neighborhood had ended up with insane fees, charges and assessments, up to $1800 each and their accounts were never sent to the lawyer. Apparently, my account was sent immediately after the phone call where I advised Stupid Sally that I didnt live at the address they had mailed the initial bill that had been missed.If you intend to purchase a home in a neighborhood that is MIS-managed by PMG, RUN RUN AWAY. It took me almost $4000 to settle with the lawyer. Of course, PMG NEVER SENT ME A BILL, NEVER SENT ME AN INVOICE AND NEVER SENT ME A STATEMENT other than the normal you-owe-us-this-for-next-year invoice. Additionally, EVERY ANNUAL INVOICE RECEIVED MADE ABSOLUTELY NO INDICATION THAT ANYTHING WAS DELINQUENT IN MY ACCOUNT. SHAME ON YOU PMG FOR RUNNING YOUR BUSINESS IN SUCH A WAY. WHAT AN AWFUL COMPANY!

Absolute disorganization and incompetency on display. Management company failed to act in good faith on behalf of their contracted client including failing to: maintain compliance with city/state ordinance, communicate proactively to address project or issues, acknowledge much less address homeowner issues including contractually listed services, maintain continuity among staff to assist client, present timely and detailed financial reports to the board, maintain clear communication with board.
