I entered a work order for a plumbing issue, the dishwasher was not getting an adequate supply of water, and the very next morning there was a plumber there to fix the issue. They have been absolutely on top of every single issue I have ever had, for example, on the move in day I couldnt open the lock box. I called the office and the lady was so kind and was able to get my lock opened with instructions over the phone. These people are great and you really get the feeling that they strive to be very professional.

There are a lot of management companies in Houston, they helped me out a lot when they wanted my business, but once my tenants lease was ending they did not communicate any parts of the process with me, signing a new lease, move out, recommendations for security deposit. Also, they bid the property so it could be made ready for a new tenants and it was quote that felt like a slap in the face from a 3rd party company.

I dont have enough words to compliment the people from this company. Jessica and Jerry have been managing my property from leasing to selling. They handled my tough tenant situation perfectly. I had a trouble tenant that I brought in from other screening company and they ended up giving me a hard time. Property Care took over and dealt with them. They kicked them out quickly. Their repair and maintenance fees are extremely reasonable if not cheap. They saved me a lot of money. I highly recommend you to use Property Care for your piece of mind.

This review honestly does not even deserve a star, the managing department is a joke and does care about their tenants not having access to their driveway when students block the gate to the property by U of H. They like to go back and forth instead of trying to help find a solution or even take action. Very disappointed, and will not be renting from this property management again.

I have been using Propertycare to manage my house since 2018 and they have always been able to find a tenant to lease my hone. They also evaluate the rent every year to charge according to market. I really appreciate that they do that. They are also very reasonable in their management fee. have used another property management company that charged 10% of monthly rent, which adds up! They also take care of all repairs and everything. I never have to worry about anything. I just collect my rent! Easy for me! 5 stars

TL;DR: Propertycare offers competitive fees and responsive service, but their accounting department is a significant weakness. Close monitoring of your account and direct communication with the company owner may be necessary.Pros:- Affordable management fees.- The property manager addresses tenant concerns promptly and seems to find competitive prices for repairs.- The contractors they use do decent work at fair prices.- Monthly statements and yearly tax forms are detailed.Cons: Accounting nightmares- When I first signed contract with them, I provided my bank information for them to send me rent. They somehow failed to input that information into their system and didnt send me any rent in the first month, without notifying me what was wrong. I had to give them my bank info again.- It took them 9 months to refund the overcharged management fee. Multiple phone calls and emails with their employee did nothing until I messaged the company owner, Jerry. Even then, accounting still managed to mess up by deducting the fee from my own funds and sending it back to me instead of adding back the fee to my funds first. It wasnt for another 2 months that I received my money back.- They failed to send me rent yet another time. Similar to above, multiple phone calls and emails did nothing until I messaged the owner.- When I sold my first rental property through them, it took them 5 months to send me back my remaining funds. I understand that they needed time to finalize all remaining utility bills, but 5 months is just too much. I think accounting simply forgot to refund peoples money.- Similarly after I sold my second rental through them, it took them almost 3 months to send me my remaining funds. Usually they would post the funds to be sent on their online portal a couple days before distribution (10th of each month). I didnt see the funds being posted until I messaged the owner on the 9th, otherwise accounting would have forgotten about it too.

One star is just because there is a lack of no stars review. This property management company is the worst management company that I have ever worked with and I am ready to submit it to the BBB complaint system as well. They are lacking the basic integrity in the management role from taking care of my tenants to taking care of my investment and that is all under the veil of pretense of the best service until you dig deeper under the surface.Propertycare is NOT what they do. Any repairs that needed to be done were run by the same crew that is ripping you off charging almost double what I can find on the market for any repairs (this is verified). They would do repairs of the same kind almost every month, so I became suspicious and wondered if anything has being repaired at all.When called upon their wrongdoing they were defensive and insulting. There has never been a contact person to talk to who knows what is going on. I guess nobody wanted to take responsibility, but they assured me they have a licensed broker whos vouching for their (wrong)doing. Mostly nothing was done, so I had to take care of maintaining my property by myself while having these unprofessionals for my management team. I fell ashamed that I put my tenants and investment in their hands ever. The last straw was that just before our contract termination (reading:we were still under the contract) -tenants in one unit were complaining that the water heater broke and management refused to do anything by saying that unit needed the new water heater because their experienced crew told them so long time ago. They said that I need $1,500 for the replacement of the water heater without sending anyone to verify. I called my plumber and everything was done in a few hours for $300 and as I thought there was no need for the new water heater at all. I put this story in here because it clearly illustrates the quality of this company. Good luck if you go with them. I will make sure to spread the truth about my experience with them.

Propertycare is trash! I am renting a home from them and they never fix anything! Ive put maintenance request out for broken window that was broken before we moved it. I was told it would be fixed before we moved in. A year later still fighting to get it fixed. Now my roof is leaking and still nothing has been done. All they do is send out a technician, then nothing gets done. DO NOT RENT FROM PROPERYCARE MANAGEMENT!

Propertycare has been very quick with any service requests that we submit. They communicate via text once the request has been submitted to the service provider so that we know when to anticipate hearing from the technician directly. Very convenient!

Unfortunately, Property Care has failed us again. Not only is the property in poor condition but the Customer Service is poor and the Maintenance is poor. Jessica is who we have to deal with directly and here attitude and customer service is poor. I would highly recommend spending your money elsewhere! We submitted a maintenance request on 10/30 and we have not had our maintenance issue resolved yet. Calling Jessica has resulted in poor customer service and an attitude when we are dealing with a floor in the dining room that is literally crumbling under our feet. No, Thanksgiving Dinner at our house and looks like Christmas dinner is not gonna go well either. DO NOT SPEND YOUR $$ WITH PROERTY CARE! BAD ATTITUDE, POOR CUSTOMER SERVICE PROPERTY IS IN POOR CONDITION!

I have used property care for the last 2 years and I don’t have anything to complain about. Whenever I put in a service request, they respond in under 48 hours, typically within 24 hours and always find contractors who work perfectly with my schedule. The staff at property care are very polite, communicative and efficient.

I contacted Property Care regarding issues of water coming into the house when it rained. They promptly came and fixed the problem over and beyond our request. Plus their contractors are the best. Very courteous and complete their work and clean everything. I am extremely happy with Property Care and their employees.

When I first moved in I felt like property care valued their renters now I feel the complete opposite. I’ve been telling them about a leaking ceiling since I signed a new lease in June (It is now the ending of December). They still not fixed this issue. After I signed a new lease they complete stopped caring about any issues. Maintenance for property care is absolutely terrible, if you have an issue you might as well figure out how to fix it yourself and never rely on their delayed and inconsiderate tendencies.

Propertycare is great at quickly resolving any issues you may have. I recently submitted a work order on Saturday for my AC not working properly and since they are usually closed on Saturday and Sunday I thought for sure the earliest would be Monday. That wasnt the case, I recieved a phone call on Sunday morning regarding my work order and they sent an AC technician early in the morning to resolve my issue. I am really grateful since this Texas heat has been brutal, they were able to resolve my issue as quickly as possible!

I have been a tenant and using Property Care for about 6 months now. The staff is very attentive, responsive and pleasant. Maintenance requests are confirmed and scheduled very quickly- within 24-48 hrs. I have absolutely no complaints.

Almost 3 years into dealing with Property Care, I have to remove my 5 star rating (which was paid for with an Amazon Gift Card btw) and say that they are just as cheat as most rental agencies. We have the same issues in our rental this year that we did a year ago because all they did was gloss over the real problem. Our tub is still broken, cracked, and leaking. It was suppose to be fixed the first time we requested a repair and had to leave our home and get a hotel with our own money to have it fixed. Fast forward, all the paint has shed away and it is even worse than what it was before. The attic is filled with dirt that used to be insulation, leading us to extremely high heat bills in the summer. Our A/C unit is outdated and all they do is flush the lines when we ask for it to be inspected. Do what you can to stay away and do not trust all the 5 star reviews. Renters are not being taken care of and yet as of this year most people, just like us, are paying over half our wadges on the costs of living in such dilapidated places. Disgusting.

We had to do a very quick move-in and they were extremely helpful. Pushed our app through quickly and we were able to move-in immediately. Also there were some touch ups needed on the wall and they came and painted it all in a very timely manner. Also had someone come do the lawn right after we moved in so we had some time to find a yard guy!! Great rental company.

I woke up mid morning and I realized that my AC wasn’t blowing cool air. I checked the AC thermometer and the temperature was rising. I heard the AC blowing but the air wasn’t cool. I immediately submitted a maintenance request and later that same morning a tech was called out. My AC got fixed and the AC is working well. Property Care LLC was the rental company until a November buy out by another company. I only received a welcome email from the new company (as our rent is paid for the year of the lease), and I could not find it, more than likely I deleted it.I called property care to have them pull the property up, Lilly, who I initially had bad dealing with before (very nasty and rude type of attitude to her. This was in person when I arrived from MI to drop off the money and via phone with other small dealings). Lily left me on the phone on hold for 20 minutes. I called back and the other lady (cant recall her name) had the name of the new company in about 3 minutes. She is also the person I always ended up dealing with in the past due to Lilys nasty behavior.Long story short, there is a leak, soaking the ceiling right now. Lily left me on hold (I am positive purposely, for 20 minutes forcing me hang up; as I am sure she remembers me and did not want to help me)Current or former tenant, that was dead wrong, mean and completely unnecessary regardless of our history, Im in state of emergency and was left hanging. Thank God the other lady answered the phone. I was able to contact the new company and get a service request in before the ceiling gets to soggy.GET RID OF LILY!!!!! SHE IS BAD FOR BUSINESS!

We recently had an issue with our AC. I put in a maintenance request around 8 am and they had already contacted someone before 9 am. We had the AC people at our house by 1 pm. This was done quick, effortlessly, and I am very pleased with the work done.

I had put in request and right away they responded and had people here the next day. From the start of me renting a property they were very helping and informative. I love that they return calls in a timely manner and sent out a tech to fix my doorbell when promised. They have amazing customer service

The worst property management company I have experienced in Houston. Do not bother with these people if you are either a prospective tenant or leaser. They didnt respond to some maintenance requests at all, let alone in a timely manner. Staff were rude on the phone. Charges deducted from our security deposit were excessive and dubious so they think they can get away with them unchallenged. I have requested an itemized receipt for those charges on numerous occasions and am yet to receive that.

Prior to applying to lease a property on Lost Spring Drive in Houston, TX, we asked (twice) whether the property had ever flooded. We were told by PropertyCare, unambiguously, no. The house had never flooded. Not even during Harvey.Paid our $90 application fee ($45 for two people). Approved and were sent the lease to sign the same day. The lease also included the now legally required ADDENDUM REGARDING RENTAL FLOOD DISCLOSURE which states that the house is not located on a flood plain and has not flooded within the last 5 years. Signed and dated by the landowner. So far so good.Still had a bad feeling about it, especially given that the house is situated about 0.25 miles from a major water resevoir. So I decided to go to the neighborhood and knock on some doors to ask about flooding.Man, am I glad that I did. Three different neighbors all confirmed that a) the house we were due to lease had flooded MULTIPLE times in the last 5 years, and that b) during harvey there were SEVERAL FEET of water in the house. And apparently the owners of the house right next to it went bankrupt due to a lack of flood insurance.Now, is it possible that the landowner lied to PropertyCare about this flooding? Certainly. And I would have been willing to let this slide, except that PropertyCare has refused to refund our application fees, OR acknowledge any wrongdoing on their part, OR respond to our emails at all after several days. And they are STILL sending us daily spam emails via Docusign reminding us to sign the lease, even after we told them we were no longer interested.Run, do not walk, away from this company. We dodged a bullet.

Horrible Management, Jessica is the worse person, who instead of doing her job, will argue with you from a perspective with zero experience or knowledge. She is the worse kind of person and unfortunately she is the company. Jessica refused to have maintenance done for weeks, threaten to call the cops on my black family because we didnt want ourselves and our 1 year old living with mold. She has showed me that she lacks human decency and has a bias.

If I could give a 0 I would , Jessika traston the property maintenance lady is very disrespectful adds ridiculous amount of maintenance charges for the house to be repaired when it’s an old house and this house was actually affected during hurricane Harvey and they’ll send out the contractors and charge us for the service, and they won’t tell you your adding the chargers to you rent you have to just look at your portal to see it I can’t wait till we are out the lease, and lily isn’t any better she’s suppose to be the manager of property care and doesn’t even know what the lease states, how do you run a company and don’t know anything about it. We have two kids and water was coming out of our outlets I told the manger we were concerned living in the home cause of course electricity and water don’t combine together she said if the contractors said it was ok for us to be in the home then we should be and I asked if she had young children would she let them run around in the house while water coming out of the outlets she stated yes if the contractors said it was safe, then sent people to come out and evaluate the leakage charged us $75 for them coming out and then another $75 to repair the Sheetrock that was not even repairs properly we still have the cracks from it being cut out and it’s not new sheet rock it’s the same sheet rock and it’s being held by one nail, knowing it’s going to fall eventually, this people are so unprofessional it’s ridiculous. Proof below in pictures. DO NOT RECOMMEND ANYONE TO GO THROUGH THIS MANAGEMENT.

Would not recommend this company , jerry has not answered none of my calls, or of other owners ever since shadyvilla complex condos got them as the company management nothing has been done , it has been worse . When we had the other company which was better, we would get monthly statements, and they would get things done that management company is Triquest . their job is to listen to the homeowners because we are paying them for their job and nothing is done.

I recently moved into one of Propertycare care units after one day came to find out the place is infested with cockroaches living in the oven, wall sockets and refrigerator.....the issues is so bad that the exterminator had to take the refrigerator out of the unit......After 2 weeks of not having a proper refrigerator I received a new fridge but the infested one was left on the side of the unit per the delivery man Propertycare did not pay for it to be removed....hmmm! back to the exterminator he stated to have the landlord replace the stove .....when I sent pictures to Propertycare of the infestation, that stated OMG! We didnt know it was so bad....Propertycare stated they can remove the infested stove gas leaking stove, but they will not replace it so I needed to agree that is was okay to not have a stove at all.......I DID NOT......Im at the stage of getting legal help.....I have pictures of the roaches infestation of the kitchen, stove, refrigerator, wall sockets and how dirty the unit was after Propertycare stated is was clean and ready to move in.......I would recommend this company.
