My experience with RPMH has been the best experience I’ve ever had with a property management company. Their app is very easy to use (for rent payment and maintenance requests), they are immediately responsive, and they have been super helpful in my move out process. Shout out to Ben Nguyen for being a wonderful property manager!

Run don’t walk away from this company! Scam and terrible experience. Rented a house and smelled like utter pet urine, dirty, scuffs and paint unmatched throughout My husband owns a restoration company so we decided we’d just take care of some things on our own. During the 2021 freeze we had a pipe burst. They were completely unresponsive. We called, texted, emailed…nothing! With each renewal the rent they were pushing was above market price. They refused basic maintenance like floors buckling- literally buckling to where my family had to watch where to walk to avoid getting hurt or falling. REFUSED TO EVEN COME OUT! After deciding that enough was enough when they tried to again elevate the rent we started looking. Ben Nguyen spewed negatives regarding our character. Nothing to do with rent payment etc. he completely denied this. He is an utter liar and horrible person! Ben took the opportunity to screw us one last time by withholding our security deposit at move our. We did all the things required. Hired a professional cleaner. Filled nail holes. Shampooed carper etc. the house was left VERY CLEAN!!!! The house was in better shape cb at move out than when we moved in. When we opposed bogus charges he was the judge and jury! What a joke. Seems after reading review this is a trend for Ben. It’s not over for us as we’re not accepting this type of fraud. Attached photos clearly show the house was left clean. It also shows the issue with the buckling floors that they REFUSED to repair.

We are currently using Bens services to manage our property while being overseas. There were a couple of things that contributed towards the need of this review.1. Once my rental property was transitioned to Bens office, we noted to him that we believe that someone else other than the tenant+dependents are occupying the property. He said that since it is occupied and rent is being paid, it should be none of our concern.2. There was an incident at the rental property where the tenants story did not match up with the photos that other neighbors have provided plus the evidence captured in the photos during this incident and also during the initial walk through photos. The owners were the ones who did the initial investigation while Ben just wanted the owners to pay for the damages and call it done for the day. The owners ended up having to pay a fee for Ben to come to the rental property and evaluate it himself because Ben was unaware of the property and community layout and the fact that the tenants story was fabricated.3. There is no way to contact Ben+office in the owners portal. Ben is also not responsive via email. I have had to follow up numerous times before copying someone in the email to get any response.The owners should NOT be managing the property manager.

Ben and Kendall took AMAZING care of my client who moved into one of their rental homes. They made the process for both my client and I so smooth. Hands down one of the easiest transactions I have done in a while. Thanks to Real Property Management Heritage I will now be sending all of your available homes to my rental clients!!

After relocating to Houston from New York, Ben made finding a rental extremely easy. He was communicative, he educated us about Houston rentals, and he was very helpful + detail oriented through the lease negotiation and signing process. I highly recommend working with Ben!

Ben is a very deceiving person, he will lead you to believe he is going to get one thing done and then when you follow up a week later he then tells you what he meant was X . He is extremely difficult to reach by phone and does not return calls after a 2 day wait said he hasnt checked his VM yet. He referred to a picture hanging hook left in a wall as Damage, Rented a house he managed for 2 years and I felt he was going to find a way to keep some of my deposit even though I followed the move out rules to a T. Avoid this company he will rip you Off! Pictures do no good in your defense it is a one sided process, renters are like low class in his book .Set up auto pay and he drafted my account after I turned in the keys and took a month to refund some of my deposit.

Stay clear of signing a contract with Ben. Initially he puts on a good show and makes you feel that your property is in good hands.The home that we put for rent through Ben was a BRAND NEW home and had never been lived in. During the term of the lease we had several neighbors complain on the tenants. When we reached out to Ben he was unresponsive and it would take multiple calls to get in touch with him.In the contract, the tenants agreed to no pets. However, there were multiple sighting of 3 dogs on the property. When we told Ben about this issue, he said that he had checked and there were no pets on-site.Once the lease ended, Ben returned the deposit to the tenants after telling us the home was in “pristine condition”. See photos of the “pristine condition” after the tenants left.Once we saw the home ourselves we were in shock in how damaged the floors were. Ben simply stated this was “normal wear and tear”We had our home insurance company inspector assess the damage and he confirmed it came from animals and that this far exceeded “normal wear and tear”I highly advise avoiding partnering with Ben - He does not have your best interest at heart.

I had to find a place quickly, not only was the process extremely easy and quick the house was available to move in within days of apply. They offer a service to turn on all services at your new home which was excellent and everyone I spoke with during the process was pleasant and knowledgeable. One of the easiest moves ever.

We had a property professionally cleaned, and Ben charged our deposit $350 for a cleaning. He also charged us for a sprinkler system repair of $195.00. What a scam. Below are photos of the tile floors buckling throughout the home Ben refused to make repairs. Then he tried to go up $250 a month on our rent. This guy is bad news for the property management industry. Stay Away !

Ben has been so easy to work with as a property owner. He provided detailed reasoning behind the market price for rent, helped get the house listed, shown and leased in less than two weeks, and worked with me on my schedule and that of the tenants to ensure the house was rent ready by move in. It feels so good to know that my home and the tenants are in great hands as I move out of state.

Score 651, no broken leases , no debt owed to a landlord , 4x the income ($1955 was the rental amount) and application was denied due a car that was written off As a natural disaster of $12k. The only debt showing on my credit profile. DON’T WASTE YOUR TIME or funds .

Ive worked a few rental transactions, but working with Real Property Management was by far the best. Ben had all the answers and replied to all of my correspondences just as fast as could communicate them. Kendall kept me informed every step of the way while responding to all of my emails and request for docs in what felt like minutes. I dont mean to set the bar so high for this company, but that was my experience. They made me look like a rock star realtor to my clients.

As a realtor myself, Ben is hands down the best property manager Ive ever come across. Hes super responsive and on top of all the various issues that inevitably pop up during a real estate transaction. I was also thoroughly impressed with how solid his systems were and how fast (yet thoroughly) things were processed, from reviewing my tenant-clients applications to processing my payment as a co-operating agent. I literally cant say enough good things about him, and have started recommending him to all of my landlord clients.

Property owners beware. This is the lowest rating I could post. My rating keeps being purged after a couple of weeks, so I need to re-post. Ben unilaterally canceled our lease agreement. He claimed we asked him to violate fair housing laws. We didn’t. We did ask him to vet an ESA letter, which we ended up vetting ourselves to ensure it was valid. Something Ben should’ve done. We have since met the tenants and love them. Ben could’ve arranged that, but was too busy citing laws that we never intended to violate. Ben was so quick to cite laws he didn’t fully understand that we sought outside counsel to understand our position and rights as property owners. Ben thought we were taking action against him, which we assured him wasn’t the case. We were surprised by the lack of maturity Ben exhibited throughout the 3-4 months we worked with him. We have a new property manager, whom we think is great. Aside from a initial meeting with her,we’ve rarely talked to her and our tenants love her. We are happy not to have all the drama associated with working with Ben.The true measure of a successful property manager involves more than just making sure the property is rented and that rent is paid on time, it involves trust, honesty, a willingness to listen, willingness to meticulously manage concerns, and the maturity to evaluate situations and respond professionally. The unilateral termination of the rental agreement showed a lack of both maturity and professionalism. Ben has a very unusual personality. He isn’t collaborative, he doesn’t accept questions, and he is overly sensitive to what he perceives to be criticism.Since my original post, my review has been removed. I’ve noticed other property owners who have experienced Ben unilaterally cancelling the management agreement. We’ve had 18 months of professional management from another firm. We’ve had very few calls from them and they have been very supportive of our interactions with the tenants. Ben’s sensitivity of contact with the tenants seems at odds with transparency and open client relationships.

Working with Ben Nguyen from Real Property Management has been great. I’ve heard that there are no great property management companies, but I couldn’t disagree more. We were completely new to the home rental business and Ben made it super easy for us every step of the way. From assessing our house to determine the updates needed, to helping figure out the right rent price, making the house fixes, finding a renter and working directly with that renter, it has been a great experience. Our first renter just renewed the lease recently and it was a super easy process. Ben takes care of it all and just keeps us looped in ad needed. Months will go by without hearing or thinking about our property, which is great, because we don’t have the time to deal with it. I highly recommend this rental management company!

I used RPM for several years. What I liked about them was that they have excellent customer service and they pay you two weeks after they receive funds from the tenant. However, the repair and make-ready bills astonished me. After receiving a recommendation for nearly $5000 (a broken front door and paint damage) I drove back to Houston to see for myself. I ended my relationship with them the following day. The management company I hired immediately after (Shannon Property Management) replaced all three exterior doors and cleaned or painted over the paint scuffs for less than half what RPM wanted to charge me. Thats how this company gets you. Buyer beware.

I found this property mgmt company from an online search, made an inquiry, and very soon after, I received a call from Ben. He was engaged throughout the entire process and answered all of my questions regarding the service, platform, and fees to help with my decision of a property manager.As property managers, they are easy to work with and make efforts to ensure quality vendors for service/repairs, while keeping me informed along the way.They also handled my the tenant search - listing the property, vetting tenants, and contracting/negotiating lease agreements.

Bens commitment to his clients is above the standard of excellence I would have expected from most property managers. He wasnt just a property manager for us. He took care of us from the very beginning from helping us oversee our newly vacant house, to initiating all the repairs that needed to be made regardless of whether we were going to sell or rent out the house, to even sourcing us the title company to make sure the title was transferred over properly, to finally being our official property manager of the now rental property. Ben always made sure his recommendations were in the best interest of us and never tried to make us pay more than what we needed to for any scenario. If there was an answer he didnt know, he would always quickly go and find that answer or someone who did know that answer for us. He was also very open to feedback and super quick to respond. Highly recommend him to manage any aspect of your house!

I had the pleasure of working with Ben and Real Property Management to find an apartment to rent in Houston. I had very specific parameters I needed met in terms of max rent and location and to be honest I was asking a lot for Houston in the loop. Ben pulled multiple locations to look at and showed each and we were able to find the perfect place. Ben took care of working with the landlord for the lease agreement and setting everything up - the operation was easy and flawless. Could not recommend Ben or RPM Heritage more highly. Professional, honest, communicative, and fast!

I began working with RPM Heritage after a year or so of managing the property myself following a less successful engagement with a property manager and I haven’t looked back since. With my schedule, family responsibilities and other, it’s allowed me to have the capacity mentally and physically to focus on other things in my life which was super important to me. It also calmed my anxiety of knowing I had someone else to rely on who is professional, straight-forward and knowledgeable.My place had a fire at my rental this fall and I got the call on the first day of my new job. Ben took care of it all, in a timely and cost efficient manner for both me and my tenants. RPM is great at finding solutions that work for all parties involved, they are responsive and efficient, and just an all around wonderful service.

Unfortunately, I found out the hard way that Real Property Management Heritage is not a fiduciary.The owner terminated our contract because I had direct conversation with a sitting tenant. Owner then kept my maintenance reserve of $1350, as penalty for me having a conversation with my tenant. In my opinion, trust this company AT YOUR OWN RISK!I see this as an employee quits a job, then keeps money entrusted to him for maintaining the office, as his compensation for quitting. Go figure!

Ben Nguyen has assisted me with multiple home services, including managing my home rental, selling a home for me, and securing a new home to rent. He is fantastic and had gone above and beyond to ensure the process is as easy and quick as possible. He is extremely responsive and timely, professional, kind, and understanding. A great example is when my rental AC unit died. I’ve used other property management services in Houston like Empire, and I was losing $500 a month. I got to the point where I just wanted to get rid of the house and sell it off. But I gave Real property management one last try and couldn’t be happier. Ben is very responsive to all concerns, and he is just the type of person to get things done with a smile. I am currently a tenant under Real Property Management Heritage. They harass you about rent days before it is due but does not prioritize any work order that you submit - no matter how many times you follow up. I submitted a work order in October of 2023 about a major leak in the window of my living room and upstairs bedroom. Today 1/3/2024, I called asking who could I send a complaint to and he responded by saying I will not give you that information. I plan to take this further with not only a complaint to the city but to the BBB.

We are grateful that Real Property Management has been there to help us with all our home maintenance needs. Ben is always quick to respond to and great to communicate with. When he first acquired our property to manage, he called us to discuss all of our concerns and followed up with a home inspection. He went out of his way to make sure our home was up-to-code and taken care of.

He (Ben specifically) makes property management look and feel so seamless. He goes above and beyond for his customers, is a consummate compassionate professional, and I will always use him for my property management needs.

We trusted Ben with our property, complete let down.He gave false information on tenants income, over charged me on multiple repairs, will not respond to calls, texts or emails.We ended our agreement with him over a month ago and can not get our spare remotes or keys from him.I dont know how he holds a license..

My husband and I worked with Ben Nguyen for one year and my only complaint is the customer service by this company. Trying to get a hold of the property management team is not easy if you call on the weekend and if there is an urgent request you will not hear back for a few days. If you want a property management company that works for the tenant then this company is for you. However, if you are a property owner and you want a dependable company that works on your behalf, my advice is to do your due diligence and take more into consideration besides price. Bens fees are low, but you get what you pay for.

Ben recently helped me find an apartment to lease. I had fairly specific parameters for my budget and what I was looking for, and do not currently live in Houston. Ben took time to research multiple locations and visited each of them, and either FaceTimed me a tour of the apartment or sent me videos of the interior. He was extremely professional and helpful, and he went above and beyond with helping me find a place and communicating with the owners. After helping me secure the apartment. Ben then took time to walk through each section of the lease with me to ensure there was nothing out of order and that I understood everything. I would recommend Ben to anyone in the Houston area!

I have rented a few places from individuals to other property management companies. Without a doubt, hands down RPM Heritage has done above and beyond amazing at ensuring my wife and I were comfortable with their process from the lease agreement, to making sure the property was ship shape within our first month, only having a couple things that were missed during initial walk through of the property. And as stated, they were all promptly fixed before our first month was even concluded. They answer their phone every time and if for some reason they happen to miss a phone call, they get back to you in quick fashion. Recently with through the Covizzard here in Texas and I want to shout out to Ben of RPM. He has honestly been the easiest management representative Ive ever dealt with, takes his job very seriously, and shows pride in what he does. Give this man a raise if he isnt already topped out (which honestly wouldnt surprise me)!He managed to get a plumber to my house (found 4 companies, not just 1) and the first to arrive got the job. He and the plumber spent an excess of 8 hours to identify every leak, fix the pipes that burst, tested lines, and cleared out all the wet insulation/drywall that came down from the bursting pipes we had.Seriously though, RPM is amazing and ayone who is a renter who finds a property they manage will echo this review. They are the utmost professional, have good apps, service, and fair upfront lease agreements.I have been on bad leases that werent 100% forthcoming or casually not mentioned certain details during initial talks. Not with RPM; these people rock!

I believe this place is a scam my property manager an homeowner last name are the same for one an etc. They tried to keep my security deposit after I was approved without one an this is after I told them I need it so I can replace there carpet in their home! This is a outrage if anyone know how to complain on this company please inform me ASAP!!! They have my whole family using one tub now for over a week. Just sad to see people can do you like this because of a lease you signed under the belief the house was good an renovated that was all lies it smell like wet dog you can’t remove!
