I am so beyond pleased with the rental company we have used. We have lived in our home for 4 years come May. We just want to say thank you to you and our owner. We have had quite a few issues with leaks over the past couple months, and we are so appreciative with how quickly this company and the owner have replied and fixed the issues. It truly gives us a peace of mind knowing we chose the right rental company. We have never had such positive and accommodating management before your company and our owner. It’s truly amazing how you all do business. Ontario is the Maintenance Coordinator and is ALWAYS quick to reply and has the vendors out as soon as possible.

I had a terrible experience leasing my property in Houston through this company. Their service is unprofessional, with poor communication and accountability. They take money from tenants, deduct their fees, and leave owners in the dark about where the funds are going. When issues arise with the property, they don’t respond to calls or emails promptly, leaving owners to manage repairs on their own. This company feels more like a middleman taking advantage of property owners. I strongly warn others to stay away from this business—it’s inefficient, unreliable,

If you’re ever interested in Gallahad St. Please be fully aware of the conditions of the neighborhood. The home is nice, but that doesn’t make up for the fact that outside is poorly maintained. Also please make sure you ask your realtor to show you the full property including front & back yard while staying by your phone 25-30 minutes before scheduled virtual tour. Money hungry and requires so much but does so little. Here’s updated pictures of the property outside.

I began with Houston Real Property Management in the summer of 2017.My property became vacant July 10th 2018; the company was to put out a sign in the property, maintain the yard, the cleanliness of the property following the previous tenants move out, etc. My property was also assigned a realtor to manage all of this as well as showings. I reached out 4 times over the next 4 weeks to ensure that the house had been cleaned, the yard was being taken care of, and that a sign was in the yard. The agent, Brandi Guillory, was always a week late responding, but when she did, she ensured me that the property was being taken care of. Each time I would talk to Brandi about my property and its vacancy she would want to lower my price. That was her answer each time even though she knew she wasnt marketing or caring for the property as it should have been.My neighbor finally reached out to me 6 weeks after the property became vacant saying that not only was there no sign in the yard, but the yard had grown out of control. I had to drive the 90 mins north to check out the property myself. The grass hadnt been mowed in 6 weeks since the previous tenants had mowed it prior to move out, nor was there was a sign in the yard advertising it was for lease. The house looked completely abandoned; and it had been because the property management company had done NOTHING. Brandi Guillory lied about managing my property; and I have all of the emails to support my claim. The grass in the backyard was up to my waist; and I am 59.Inside the house, nothing had been cleaned. There were stains in the sinks, bugs and webs and dirt all over the floors, etc. The house looked no different than when I walked through July 10th when the tenants moved out.I sent an email immediately to the owner of Houston RPM, Kathy, and my agent Brandi, disgusted about the state of my property; the lack of attention to detail, the scarcity of follow through, and the complete abandonment of my home and property.Not ONCE did I receive an apology. There was NO accountability taken for the way my property was handled. My property was now vacant for 6 weeks and it was no wonder why.The cleaning company or the agent had turned my AC down to 70 degrees and left it running at that temperature for weeks leading to a $400+ energy charge that they paid with MY account.I took my keys to keep the company from accessing my property without me. I contacted Kathy and Brandi and told them that they needed to fix the mirror, fix the toilet, clean the house, and bring the yard back to HOA standards.I met with Kathy and their contractor at my property to address the mirror and the toilet. They DID fix the toilet but tried to make me feel responsible about the broken mirror even after they confirmed the only people that were in the home were their contractors and agents. Eventually, they agreed to refund me for the cost to fix the broken mirror.Houston RPM misappropriated funds. They had the tenants security deposit prior to their move in July 2017, which was supposed to be used for cleaning, repairs, etc. They actually took the money out of my account for the cleaning as opposed to the tenants security deposit, then moved the tenants security deposit into my account and sent them the refund out of my account. There should be NO interaction between my funds and the tenants.In the end I was charged $125 for a one-time yard service for a yard that THEY failed to maintain, they charged my account the full $400 for the AC charge that THEY failed to control, they took NO responsibility for their failures in renting my property and took NO accountability for their lack of professionalism. As a business (what are you trying to say; as a business owner yourself), I have far more respect when accountability is taken when mistakes occur and the client/customer is taken care of. Should a business make a mistake; they should make it right, handle in a timely and ethical manner. This company did not do that. I do NOT recommend this company.

Listen to the bad reviews. They are the real reviews. I’m black, young, but nevertheless very successful. I gross over 200k annually and was denied because they couldn’t prove my “income” I tried many times to give them the log info to my bank account. I went as far as screen recording my entire pay portal and it shows where every deposit goes. My credit score was a 718 at time of applying. To think I had to do all of this for a home in a gentrified neighborhood was over the top. The Discriminative practices that people at REAL PROPERTY MANAGEMENT OF HOUSTON displayed was utterly disgusting. RUN RUN RUN. If you are black you won’t be approved by any means.

Tenants BEWARE!! The only good reviews for this company are the homeowners that have hired RPM to manage their property. IF you are going to rent a property managed by this company, document very well the condition of the property BEFORE you move in and keep a copy of the executed property condition form. The property management has a habit of NEVER giving the tenants their deposit back no matter how clean you return the property to them. My sister was very detailed in taking many pictures before she moved in, the property was dirty, the vent hood was full of grease and grime. The garage door was super dirty and my sister literally gave them the house back in better condition than they received it. They lived for 3 years with a hole in the sheet rock in their bedroom after RPM made a repair. When it came time to return the property my sister hired a professional carpet cleaning company, she cleaned the property and returned it to them in pristine condition and they had the nerve to try and keep their deposit. They tried to charge them for repainting the house after 3 years, its a given that you will have to touch up the paint, its NORMAL WEAR AND TEAR. My sister had to consult with an attorney to get her deposit back and she had to formally request her deposit back THREE times only after my sister notified them that they were prepared to move forward with legal action did they return her deposit. Its not worth the hassle renting with this property management company unless you are ok with them using any excuse to keep your deposit. Please document with many pictures AFTER you move out so that you have proof of the way you left the house. They tried to say my sister had left behind a pot in a cabinet, that we are sure they planted themselves. They also claimed that a bag of xmas boughs was trash they left behind. It was left behind because it was there when they moved in. They also had dog toys in the backyard, my sister didnt even have any pets!! These people are a terrible, lowclass company that takes advantage of people that are not familiar with TX Property codes.

Worst property management company!!! If it wasn’t for the contract I have with them I wouldn’t continue my service with them. I don’t have time to list all the problems I’ve had with them and thanks to them I now have to sell my property. Unless you are a wealthy company that doesn’t have a mortgage and can afford to sit on a vacant property for over 5 months stay away.

LANDLORDS STAY AWAY. Im a landlord. I have a property that was vacant for 8 months after an eviction. They promised to find a good tenant with rental history, solid work history, and good income. They promised to find a tenant within 2 weeks. That never happened. Not only that, but they didnt even put it on any websites or on MLS to advertise it. I looked it up and told them about it. They kept stringing me along for 6 months, then found a tenant who had no rental history, sketchy employment, and who couldnt pass the credit check for guaranteed deposit and then asked me to lower my deposit for him from $1, 500 to 650 because he cant afford the deposit and only has that much. I told them No. At this point, I fired them. Since they could not produce in any way and had no issues sticking me with a bad tenant and a sure 2nd eviction. They had the ghaul to send me an invoice for $1,200. This is after I spent $2,000 fixing the property for rent. They even tried to charge me for things they didnt do like electricity connection and pest control (if they did pest control they never asked for my permission). They were consistently slow in answering my emails and late showing up for phone calls, which they scheduled to appease me when they couldnt produce. They are awful and unprofessional. Im still drafting a complaint to the real estate board.

I am in the Military I hire this company 7 years ago. They started out amazing but this last year has been awful they don’t care they are not charging clients for damages right away or catching issues early. I get the feeling they only care about their 10% with minimal efforts. I trusted them to have system in place to review mid lease property, I decided to review when I came back to check property I entrusted to them and tenant damages noted but never charged. Now I’m asking questions and all they can offer me is for me to fix all damages and try to charge tenant later …. No charge them now. I will never use they company again and I am looking for all recommendations for new property management or I’ll wait this lease out and find a real realtor to sale. Never go with them find someone else who cares and don’t treat you as just another number or dollar sign

These good reviews must have been from friends of people that work there because they must be THAT desperate. They are extremely unprofessional and they definitely do not care about their tenants needs. Vicky Upmann the Operations Manager is extremely unprofessional, she constantly makes excuses, she takes a long time to respond to anything. She asked me to sign a document she did not even proof read prior to sending it to me and when I asked her numerous times to reread it and correct it before resending it to me. She replied back several times stating she reread it and that I needed to sign it by a certain time and date, once I refused and pointed out what she had mis typed she then informs me that I was the rude one for pointing it out. Then we informed her of many maintenance needs and she completely ignored us for MONTHS! When I rudely started messaging her on the maintenance text she decided to block me. It’s been weeks since we have heard from them and months that our maintenance needs have not been taken care of! I vendor that they sent even complained about the lack of communication with RPM. I can not believe how unprofessional these people are. When I told her I wanted to make a complaint about this, she told me she was the highest form of management there and she was the one to speak to. LoL I honestly feel sorry for anyone that has to deal with someone so unorganized and incompetent. This is ridiculous!Update her secretary “Akira” is just as bad, she’s a complete joke. She states she is completely capable of helping me and then when I was asking her questions about my situation she stumbled on her words and then stated there is an accounting department that can help me further because she couldn’t. She hangs up on me to call them to let them know how “difficult” I’m being, I later get a call back from another incompetent billing person that couldn’t even explain to me why I was being charged. I paid what they were asking let’s be clear but I still could not get a clear answer from the secretary or the billing department as to why I was getting that fee. He THEN later slips and tells me “Oh, well to be honest that additional fee is usually sent out at the same time we send you the email, you’re paying a fee for the work we did to print the email and send the envelope to your house, which you may not have received yet, but I had 40 envelopes I had to send yesterday and I only got to post that additional fee to you early this morning.” I was thinking to myself is he serious right now? These calls are recorded so I hope someone listens to them. Lol I guess Vicki the “Highest person there” will hear it.Honestly these people are a joke. They couldn’t even handle what the owner was doing to us. RPM had no idea what the owner was doing behind their own backs. I had to find out from my neighbor.

Very disappointed with my experience. Their customer service is lacking. My husband and I were denied an application for a home. Firstly, we still have never officially been notified by phone or email. The only reason we found out was because our realtor found it odd we hadnt heard back from them and decided to call and ask. It was then she was told that we were denied.When I decided to call and ask for a copy of our credit/background report, I was surprised to learn that they had never even ran a check. When I asked why we were denied, I was told it was based on the information we provided, which is very vague. I asked for more clarity and I was told my question would be forwarded to the manager Vicky Upman, and she would follow up with me. I never received a call. I sent an email explaining my concerns and was again told that the manager Vicky would follow up with me. I still have not heard from Vicky or have a clear answer as to why we were denied despite presenting all the information that was requested.I also find it disappointing that we were never officially notified. Its very frustrating not knowing why you were denied after presenting everything that was asked of you. Why not give people clarity on the situation so they can be better prepared in the future if there is something that needs to be addressed?

This is the worse company I have ever seen professionally deal with, I applied for a renting a house and their process are unbelievably slow and not honest, they charge me for application fees because they say they will run a background check and they reject the application because they have my tax papers since day one. Even though I provided more supporting papers show I have enough income to cover but as they said they have the paper since day one and could deny the application since then. They are money hungry and will charge you the money just to make it they are processing your application, and they take forever to even answer they calls or reply to you or to give you any answer. They wasted my time and money period. They are unprofessional and un honest.if you think you will deal with them in the future, just be careful and upfront.Update :Your employees asked for the proper papers and I submitted them based on your requirements. Now yes they asked for additional papers after and provided them in the same hour. If you noticed your dates , they are taking more than needed time to look back at them and that proof my point . Your guys are even lazy or does not know what they are doing. I disputed the credit card charges because it took you more than 2 weeks to replay and at the end of it you denied it based on the papers I submitted them from the very first time.Just be honest next time with your clients.FYI you guys ask for too many papers makes me feel I applying for a mortgage not rental. And I got approved for a better house and didnt go thru all those kind of papers.

Real Property Management has blown me away with their service and procedures. Ill be honest, a lot of Realtors and the public has a stigma associated with property management companies so I was expecting to have an iffy experience but had an amazing experience with RPM. We specifically worked with DMarie and she was an absolute joy to work with. She was responsive to emails, friendly to me and our tenant loved meeting and talking with her. The tenant even text me when she left the RPM office with positive feedback that she thought they were really nice. Great job DMarie and RPM!!!

We’ve had an amazing experience with RPM. They are consistent with getting work orders processed, quickly, and rarely have any not approved by the owner. Emergency Work Orders are handled IMMEDIATELY.We’ve lived in our rental for a little over 2 years, we’re treated with respect, and there’s always someone available when we need something. As an agent I deal with property management companies often and more often than not its infuriating. This past week was my first dealing with Real Property management. I cant say enough about the two ladies I worked with. The onboarding specialist and residential service manager are outstanding!! Professional...understatement! Responsive...understatement! I always knew where my clients stood in the process and both people worked tirelessly to get my clients into a home. Above and beyond!!! Im not mentioning names because I dont want people to pull their names from this review just to get someone on the phone faster and call with random questions. I do hope that you both read this and know that my clients and myself are extremely grateful for your diligence, patience, and willingness to keep the lines of communication open. We moved in nearly 6 months ago to one of the properties managed by this company in medical center . Our experience here has been extremely painful and frustrating . I’ve have spent my stay here till date getting repairs done.To start off with, there has been an unresolved bathtub issue since we move-in and when attempting to discuss the situation with the manager Mel, I get an extremely rude response. I am always told that the owner is unable to reach, and that I am confused or there is an issue with “communication”. I do not understand the language I need to use to convey the water leakage from the bathtub through the bedroom floor.After multiple “Electronic-mail” exchanges (because for some reason “emails” were heard as “e-males” by people working there)the only answer I’ve received is “waiting for the response from the owner “ or the “owner doesn’t respond “.I’ve lived in different states as a tenant and have never experienced such bad management company and rude staff.There is a nice lady though , who usually answers the calls and at-least, makes an effort to help you . Otherwise, by renting a property managed by this company get ready for all the DIY projects and the stress associated with emailing the he/she manager Mel that will never answer calls but seems perennially confused about all the repair work requests put up both on the app/gmail.

I will highly discourage you from renting any property from this company. My experince was terrible. I had to terminate my lease earlier than the end of the lease and they did not work with me at all. I agreed to pay rent until someone was moved in into the property. I gave notice and they took their sweet time to send a realtor to take pictures to show the property. He came by surprise and took horrible pictures (even showing dirty dishes) and post them. After complaining and leaving the house spotless he didnt come back. Then he made a mistake on the booking system and after back and forth I wasted 3 weeks to be able to show the house. On a high market they took over 2 months to rent the house.After all that they didnt refund my deposit after 3 months of turning in the keys. They subtracted $850 for nail and holes and a door stop and also $250 for minimal cleaning, after I hired a maid and a carpet company. They refused to do a walk-out with me so I wasnt even aware of the charges. Communication is terrible and they refused to work with me.Please think twice before working with this company. Not worth it!!!

Great Property Management Company! The company has excellent service and a very considerate staff. I leased my house through RPM. They helped find a suitable tenant for me. When the lease was over, they helped me sell the house and they took care of everything. I live outside of Texas, and they executed the entire process (lease/sell). RPM put the house on the market, organized showings, connected me to the buyer, organized the closing with an out of town notary, and helped get my funds processed with the title company after closing. Having RPMH as a property manager has been nothing short in the journey of protecting our assets while we leveraged on the support of a wonderful and most knowledgeable team every step of the way. Kim Goldston Fleshner, in particular has helped us tremendously with successful property tax appeals on our properties this year – a year in which we have seen the property tax raising above 20%. The process steps backed by the excellent support offered by Kim it seemed a very quick and easy process, however the outcome results were far greater than what I would have thought two signatures and couple of clicks could save. Kim’s outstanding experience with the whole appeal process, resulted in more 50% tax reduction associated to this year’s tax increase. Thank you, Kim!I highly recommend Kim/RPMH, and their property tax appeal program.

I used RPM as my property manager for the last 8 years and had nothing but positive experiences with them. I was extremely satisfied with their service, and both Randy and Kathy were extremely helpful, patient and responsive to questions, professional, knowledgeable and pleasant to work with. The only reason this relationship with RPM ended was that I decided to sell my property rather than continue to rent it out. In the event that I have another property that I wish to rent out, I would choose RPM as my property manager again. If looking for a reliable property management company, I would highly recommend RPM.

We had been clients of Steel Blue Property Management for years when Real Property Management Houston bought Steel Blue. With S.B.P.M things started well but, in 2014, it was pretty obvious that the Company was going through hardships and clients felt them one way or another. Of course, after a buyout at this level, some time is necessary for a real integration. During this time we raised some issues and realized that the new leadership is determined to make a substantial effort to solve clients issues in real time and to raise the company to higher standards. I was particularly impressed with how Kathy took the lead after I asked a question and how she explained her particular function in the Company that affects directly clients like us. I received customized advice also. After a short conversation I realized she was very professional, knowledgeable, and we were in good hands. Also, shortly after the issue had been solved, Kim contacted me to verify completion of the whole process.I would like to mention that I do not write these lines to make the new company a favor. Christie Keith is the person that Ive contacted for everything regarding our new condo. From keys to parking space to paperwork Christie has gone above and beyond to make sure we have all the information we need and to make our transition friendly, efficient and peaceful. She is a great asset to their team. She ALWAYS calls you back, is sweet and friendly and if she does not know the answer of your questions she makes sure to give you a call back with the information. I simply cannot say enough nice things about this management company. This is the third company I have used and their service is by far the best I have ever received. I live internationally and really depend on them and I have been just at peace and delighted by their prompt and efficient service. Bob has found really good service providers at a much cheaper price, and is so patient with all my worries. I used RPM to help manage my property for 4 years and then finally to sell it in 2020. I found them to be a very professional and hard working group of people. The office is full of experienced folks with backgrounds in real estate, rental properties, and maintenance work. I was struggling to sell my house in Katy in 2016 with other realtors. Then I reached out to RPM and a couple of other management companies about renting it out. Kathy from RPM was the only company to invite me to her office and sit down and discuss their services. They made me feel like I was their most important client. I signed with them and they went to work immediately. It was a seamless transition to make it a rental property and made it happen quickly. RPM performs credits checks on their tenants so you can feel confident that a tenant will stick in your rental property. I had brought tenants to RPM to live in the property despite RPM recommending not to do that. In the end, RPMs experience with renters was correct and the tenants ended up causing issues throughout the lease. But RPM were always there to assist me and deal with issues in a professional way.When the lease ended and the tenants moved out, I was looking to sell the property in 2020. Again, Kathy and her team stepped up big time to help fix up the house quickly with her maintenance team and at lower costs than it would have been for me to hire contractors myself. They served as my realtor to list and market the property. Kathy herself hosted an open house at the property, had her team get listing photos, prepare the listing, negotiate quickly and effectively, and be there at closing.Overall, what began as a painful experience with selling my house in 2016 with other realtors ended up being a pleasant experience with RPM. I definitely recommend reaching out to them if you need to sell our lease your property!

They return phone calls promptly and I feel they try their best to make sure my home remains in great condition. The previous experience I had with a century 21 agent was terrible and this is 100 better. My experience with Real Property Management involved a beautiful townhouse in The Woodlands, Texas. The agent, Brandi Guillory, was professional and courteous. I am moving into a rental home managed by RPM. From the very first interaction I have been impressed with the transparency and professionalism. RPM has proactively anticipated everything that I would need for the move. Moving is super stressful in general, but I can honestly say that I am having a very smooth move and happily surprised. This company is horrible all their property managers are unprofessional and disrespectful. They talk to you like children when you can get ahold of them, it takes forever to get work done and you can never talk to someone above them to get anything accomplished it’s crazy . I would advise you not to rent with them. They don’t disclose that they accept housing so when your windows are being busted out by kids or they kicking door and running or having trash all over the property that’s why .

The worse experience I have ever had. I rented a house that they manage. I reached out to them before vacating the property to get directions on painting walls before leaving and some other things. I was told not to worry about it and I was even told not to clean the walls because that sometimes makes it worse. Well, we paid for the house to be clean and left ready. I was charged over $1,000 dollars from my deposit for paint and labor (that I could have done and was willing to take care of) and some other random stuff. I was charged to repair a wall. There were NO broken walls on the house when I left. When I call to get more info on this I was asked to send an email and I did. A month later I had not heard anything back. I reached out again, I was told to send another email to a different person. Three weeks later I still have not gotten a response from anyone. This people will keep your money and not even take the time to work with you. Very unprofessional and sneaky. Do not use their services.Edit:I see that I received a detailed explanation to my case on this goggle review. But NEVER RECEIVED A PHONE CALL OR EVEN AN ANSWER TO ANY OF MY EMAIL TO THE STAFF PRIOR TO POSTING THIS REVIEW. Now I was made aware of other things they supposedly found when I left. I’ve leased with this company for almost 5 years. The last two years, they’ve changed the way they handle maintenance issues. I’ve gone days and weeks without serious issues, HVAC, plumbing, etc being handled in an expeditious manner. Currently, the sprinkler system is broken again, the water is running full blast and my front yard is soaked. I’ve left 3 urgent messages with the “maintenance emergency line” and no one has returned my calls.

As owner of a 3 bdrm rental house in Houston, I was due to travel on vacation. And don’t you know it that is the time the old pipes under the slab decided to show their age. New tenant did not deserve that problem but was patient. Kathy Grey and the rest of the team said make your vacation and we will handle this. Bob Barnett worked with both the contractors and the tenant to do more than was required of them. They turned it into a win for the tenant and handled a very large excavation to replace the piping under the slab. This was above and beyond their responsibility. I thank the team for all. RPM have done a wonderful job balancing the needs of their victims from Harvey while still looking after the remaining tenants. It lets me report repairs faster than when I dealt with the owner directly. I didnt want to impose on them with my needs. In a short window it seems my old house has had water issues three different times. Amber sends out her crew to take care of me. The men are always so polite and very respectful. Yassiel took his time to really look for the leak under my sink. It wasnt as evident like I thought it would be. I even showed him the attached sprayer wasnt working correctly. I appreciated him listening to my concerns and taking care of my problem in one call.

I am living abroad (Switzerland) and I was their client with a rental property for about 5 or 6 year. Enough good really cant be said about this team. Im a property owner at one of the residences managed by RPM. My experience from the initial listing to the normal monthly contact with them has been top notch, but where they really stood out as exemplary in my eyes was in the personal touch in response to the harsh regional weather earlier this year. My house was one of many that took on thousands of dollars of damage. RPM worked to proactively keep owners informed of their efforts, but these five starts were primarily earned due to the stand-out efforts of Braeden S. He went above and beyond in managing everything from the contractors who were doing the repair to advocating on my behalf with insurance. One of the (many) bonuses of having RPMH as my property manager is the deal they offer on property tax appeals. For a flat fee of $125, they employ the Ambrose group to handle the appeal on the owners behalf. What could easily take hours of my time and endless aggravation is pretty much a two-click process, and then I put the thing out of my mind until the results arrive. The worst Ive ever done on the deal was basically break-even. This year, I cleared a $500 net reduction. Kim Fleshner makes it so easy that Im honestly not sure that I did anything. Which likely means I didnt -- she handled the whole thing. I highly recommend RPMH, Kim (and the rest of the team), and their property tax appeal program.

I watched my sister get manipulated and swindled by this company. I advise anyone to stay far away from them unless you like paying $1,500 to live next to people on low income housing vouchers. The neighborhood is ran down, trash everywhere, stray dogs running wild, roadways obstructed by broke down campers, it is just absolutely ghetto and if you don’t read reviews and/or personally ride through the location you would never know cause they won’t show you. No maintenance. Requests for repairs take multiple submissions and weeks to complete. They mark them complete on their portal when they havent been fixed at all. My ceiling has looked like this for a month and they havent fixed it. They asked me to open my house Friday 12 - 3 to fix it and I came home to it not done. They said it would be fixed this weekend and again, I came home to nothing done. I pay my rent on time, in full and weeks early (ex: Ive already paid Novembers and its October 8th). Im a single mom with two kids. They should treat their tenants better. Are they behind from the storm damage? Understandable, but call me and tell me, ask for my patience. Dont mark it as fixed when it isnt, and schedule repair guys that never come. Before the hurricane, it took them over a month to repair the water line to my fridge. Sad.

EDIT: The response they gave is false about commucation. Ive submitted 42 work orders because they have been cancelled without reason and ignored. They acknowledged the house has problems in their response. Ive called, texted, and emailed hundreds of times to get in contact with them. They do not respond or follow through on what theyre saying below. Again, DO NOT TRUST THIS COMPANY. THEY DO NOT COMMUNICATE IN A PROFESSIONAL MANNER AND WILL NOT FOLLOW UP. They have all my contact info and could easily contact me directly to get all of the issues Ive had resolved.I rarely ever write negative reviews, but these people are truly horrendous at maintaining property and communicating in any professional matter.When Houston RPM actually works on tickets and communicated generally theyre ok at best. They have zero consistency in communication and incredibly unprofessional staff handling any work orders or issues. Ive rented from them for almost 3 years now. I constantly have work orders open FOR MONTHS at a time with either zero response or they are cancelled without reason. The property I moved into had a gas leak, the electrical meter hanging by the wires, leaking gallons of water into the house via the roof and the clogged A/C drain. This was JUST WHEN I MOVED IN. I would never recommend renting or giving this company any access to your properties. Ive submitted 10s of work orders to help keep the property maintained in the best interest of the owner with no response. The floors are literally sinking down and ruined the floor. Ive submitted at least 4 tickets for the roof leaking and it took them 5 attempts at sending a worker out to fix it. Its only made the house worse with the massive amount of water damage that they refuse to fix?! I cannot recommend this company in any capacity and I hope you steer as far from them as you can.

They have not followed the terms of the contract that I entered into. For maintenance issues, the bids that they present are far more expensive than any that I request on my own. The maintenance manager claims they only get a 5% markup but every one of my bids has always been much lower. I had 2 trees to remove and got 4 bids on my own with insured contractors. The highest bid was $2,000 and the lowest was $1,150. The bid obtained by this group was over $2,800. Same results for repairs during a turnover. I can get bids and have the work started before they can give me a bid. I have also found them to be slow to notify my of any issues with my tenants.

I see the other reviews it must be their location that makes this team so great because the property management team is horrible. My house flooded over 24 hours ago and still no response from the maintenance crew. I called and emailed them 4 times already. They say the same thing were going to get someone out right away. The house stinks so bad. I had to rent a shock vac to get some of the water out. This is not the only incident that has occurred. In all honesty i would not reccomend anyone to go through these people to lease or to allow them to manage your property.

If you are considering leasing a property through the Real Property Management office on Tuckerton, I would urge you to look elsewhere as our experience was very disappointing for several reasons. Real Property Management office personnel were slow to respond to emails and multiple requests were usually necessary before a response was finally received. Unfortunately, that response often lacked clarity and necessitated even more follow-up emails. With respect to the lease agreement, rest assured that any disagreements on terms will be interpreted by Real Property Management in favor of the property owner. Lastly, there was an attempt to pressure us into using a particular lawn service even though it was clearly not required by the lease agreement.On a positive note, our security deposit was returned in-full at the end of the lease term. However, I attribute this in large part to two things. First, we had painstakingly documented the condition of the property with some 175 photographs that were included with the Residential Lease Inventory and Condition form submitted to Real Property Management at the beginning of the lease. And second, our realtor was in attendance when the property owner inspected the property at the end of the lease.

The night we found out we had a busted pipe, obviously it was too late and water was going everywhere on the side of the house (luckily outside). I left a message with Real Property Management and they responded almost immediately. They sent a person out the very next morning. These people are very kind but I do believe there is room for improvement. I got a call this morning that my client could not move in because they were waiting on 2 signatures from me. The problem was that this should not have been the case because the 2 signatures they needed from me should have never have been included in the clients lease.The first document was the ABB, this is a document that is between brokers and shows my commission. It is a very unclassy thing to include this document in the renters lease.The next document was not even necessary, it was a lead paint based addendum. This home was built in 1983.Lastly, this company is a little outdated. My client was upset with the hidden fees. Such as, charging to run her card. The only other way to deliver the app, admin, and deposit money is in person. I drove the hour to my client a few times. I dont mind doing things for my client at all! But I have worked with quite a few rentals and a lot of companies that offer convenience for their clients, such as Zelle or other forms of quick electronic payments. I think something like that would help yall be more efficient and your clients would also benefit.

INVESTORS/PROPERTY OWNERS BEWARE!! .....These people charge a slightly lower commission rate of about 7% of the rents gross rate for their fee.....thats about the only good thing I can say about them. However, they do make up that lower commission fee in charging you very high maintenance fees when you call on them to fix a problem. For example, one of my properties I rented out, the tenant said the sliding mirror closet door was off the hinges and the back screen door to the outside of the house wasnt closing right. I was charged over $300 for that!! Heres why, they dont have their own maintenance men and use outsources 3rd party vendors or whatever you want to call them. So what would normally cost you $150 from a handy man or if you were to call the qualified maintenance company yourself, theyll double and make it $300, taking it out of your profitable rent they send to you. Thats why they wont give you the information to these maintenance people they use because they hope you dont figure it out. Believe me when I say theyre a bunch of sneaky snakes always trying to charge things to both the owners and the renters to get double the profits!! Theyre very nice people to talk to, but come on now..... thieves can smile too when taking from you. What they didnt realize is that I secretly contacted the renter who reported and proved all this to me. Not to mention the handy man vendors they used were worthless! I started to hire my own handyman to call on when ever they were repairs, much cheaper and got the job done CORRECTLY!. If your an investor or property owner, then you need to read that contract very carefully and whatever question you have or concerns....DONT CALL!!!....GET IT IN WRITTING BY EMAIL! Im telling you theyre very nice people....who are very sneaking snakes! My advice is to also get your own Handyman together to call on if your an out of state owner like me, otherwise do the repairs yourself. Im curious to see what theyre going to reply to this review, if theyre not careful Ill gladly be more than happy to upload photos of what Im talking about with proof of conversations.

My significant other has been a tenant since March. He has not been treated right once. The house was never made ready -not clean, the yard a mess- the a/c unit& master toilet were original 94 equipment, hardly operating--he called, emailed, stopped by- they made platitudes on top of promises and days turned into weeks and...to save community face(&our sanity) we had to take care of most the little things ourselves. ..after 4 bandaid fixes he got a new a/c unit, thanks, but really, property MANAGEMENT? We found out from the gas company after reporting the smell of gas that the gas stove had a gas leak and got a red tag, appliances should of been checked to be in working conditions and safe before scheduled move in. Did not have the best experience, I will never understand why it is so hard to communicate, if you have already rented the home, do not take an application fee, send a text as if you are reviewing when you are not and then text hours later you have rented the home. Very unprofessional. I have read the reviews and it seems that this is a common thing with this company. You all need to do better and communicate.

Don’t go through this location to for a rental home. They will scam you out of your money with the application fees. We paid $135 for our app fees and we had a co-signer with an 850 credit score and got denied because of credit. The home had been on the market for 65 days....you wonder why? Because of these fools. They are denying people left and right because they want to collect as much as possible off of the application fees. Stay away!!

This is an update to my review: As of today I am now 6 days with no hot water and the AC also went out last nite. I was informed this morning that it would be at least another two days on the water for the next diagnosis so I consulted with a tenant lawyer but now I am starting to see some mitigating action from RPM and will update this review accordingly. This still should not be this painful and long and drawn out and I should be given some allowances for alternative accommodations or rent deducations. Original issue was still never addressed and probably never will be now.Interestingly, the review I first wrote is not even appearing?

They charged me an extra 500 dollars because they say I have a pet in my house and I dont have a pet, they have no proof and they are charging me an extra 500 plus 90 for I dont know what, Im waiting for them to charge me to file a lawsuit for lack of Respect, Im just waiting for them to act and take that money from me. I have a lawyer on alert. Even when this happens, its a different problem every month. They have me stubborn and my husband also works every day and we arrive at night. We are going to have time for a pet, we always pay the rent on time and they bother us for things that have no reason. They have pointed out the yard and for no reason, my advice is not to rent here
